I have the worst experience of Rustenburg Century 21. I have been leasing a property in Rustenburg since July 2019. At first the company seemed to be very professional with their contracts and promises of taking good care of me and my property. I informed them that I will be moving to Potchefstroom and then on to China in the next three months.

The first signs of incompetence were when we moved out. The agent appeared with her apprentice and took photos of the interior and exterior of the house for the whole time it took to move our furniture out of the house. Approximately 4 hours. They were in the way of the movers and had to be asked to get out of the way repeatedly. The intended renters then appeared and started criticizing the house. The said renters had visited the house on two previous occasions after which they signed a 24-month contract to rent since they really liked the house and garden. The renters moved in the next day.

The following week I was sent a letter directly from the renter addressed personally to me listing all the faults of the house that had to be corrected. This letter was addressed directly to me, and just passed on by the agent from Century 21. I thought the agency were supposed to be my representative and go between to the renters. I agreed to have most of the faults repaired or replaced at my cost. I requested Century 21 to send me a repair estimate for the agreed faults. That was two months ago. I have not received any response.

Then I received an email from Century 21 two weeks ago with a letter from the renter informing me that they are breaking their contract and will be vacating the property at the end of September 2019. I informed Century 21 that this was unacceptable and requested Century 21 to inspect the property and give me feedback on the condition of the house and garden. There was also a letter attached about one of my trees possibly damaging the wall of a neighboring property. I requested Century 21 to have the tree branch sawed off at my cost to prevent any damage.

Up to today, September 22, 2019, I have not had any response from Century 21 regarding the breaking of contract or my request for estimates of repair costs. I trusted them to look after me and my property but they have failed grossly in their promises. The two representatives from Century 21 I have dealt with are: Rental Agent: Karin ** and Rental Manager: Beanca **. **.

This review represents my experience with Century 21 in South Haven, MI. Specifically, the short term rental division (Big Blue Beach Rentals) -- which is owned by Ryan, who is the managing broker for this Century 21 agency.Big Blue operates out of the same office and Ryan's contact phone identifies him as the contact for Century 21 and for Big Blue.

The "management" of our rental property consisted only of taking reservations from the VRBO listing that Big Blue/Century 21 posted. However, when it comes to house cleaning, house prep, forwarding rental $ to the owners, paying appropriate taxes to the locality, creating appropriate tax reporting forms for us, responding to owners' questions, reporting on income from rentals, taking out trash, marketing the property for rent -- none of these things was done properly, if at all.

It would take too much space to list all issues. But, a few examples should suffice:

    1) FRAUD: We got fed up with Big Blue/Century 21 so we brought our rental business to another mgt company. Big Blue was supposed to forward the pre-paid $ from 3 future (existing)reservations. Big Blue has forwarded only a portion of these rents. Ryan (the owner) has refused to answer emails that question the discrepancy between the actual $ collected on our behalf and the forwarded $.
    2) Trash not taken out for 3 weeks! We kept the trash cans in the garage. Big Blue should have taken out trash after each rental, and returned the cans. Trash was also not taken out from in the kitchen.
    3) Missing items, pots, pans, etc. We notified Big Blue/Century 21 of many missing items -- things taken or broken or whatever. Big Blue did not investigate (didn't even go over to the house to look!!) nor contact any of the renters to see what happened or try to collect damages from the security deposits. So, there was absolutely no quality control verifying status after each rental.
    4) Relied on sub-standard cleaning service to do all of their house prep. The cleaning company consisted of part-timers who were all new each time. As such, they had no clue about anything in the house. They could not know what was missing or where furniture was supposed to go. They put queen blankets and sheets onto twin beds, and twin blankets and sheets on queen beds. Sometimes, they did not make beds with sheets, sometimes they did not make beds with blankets. So, the bed-making was essentially "fake".
    5) No response from Ryan or the "manager" to emails, texts, phone calls.
    6) Payment of rents is not made in a timely fashion. Big Blue issues checks to owners only once/mo. However, they did not issue us a check for 2018 rents until July 2019! Other short term rental mgt companies will pay owners the collected rent after each rental is completed.
    7) Unethical representation: Ryan (owner of Big Blue and of this Century 21 affiliate) did not tell us that Big Blue actually has no employees. Not even the "manager" (Sandy) was a full-time employee. We did not know that Sandy was actually a full-time employee of Century 21 as the administrative secretary. She could not possibly "manage" any properties since she had another full-time job. All cleaning and prep work for each property was left to the inept cleaning company. There was absolutely no oversight or quality control of the home's presentation to the renters: no toilet paper, no soap, no paper towels, hair on toilet seats, etc. You get the idea. The website was essentially fake -- which we did not know. We only found out that the website was abandoned when we asked why our property was not listed on their website!

    8) No property marketing: The vacation rental market is quite competitive. You really need to market your property a bit. A website, yard signs, Facebook ads, other ads, flyers for guests to take home and share with their friends, etc. Big Blue did none of this. Big Blue even has an abandoned website! It's better to have NO website rather than an abandoned out-of-date website!

As of this writing (9/14/19) Ryan has refused to respond to my inquiries re: the rent collected vs rent paid.

Provided their "home inspection" and the "home inspector" charged more than initially quoted and failed to discover easily visible issues such as: windows not working properly, missing window screens, unpainted wood, non-functioning A/C, non-functioning dishwasher, missing light fixtures, missing light fixtures, missing door knobs, non-like fixtures replaced, non-functioning garage door openers, non-functioning garage door, range top non-functioning, water lines corroded. These items have cost the home owner and the home warranty company an exorbitant amount of money. They receive their commission and the home owner is left to pick up the pieces.

Through the course of a commercial real estate transaction that a Century 21 agent, acting as the representative for the Business Asset purchase Agreement, on behalf of the Seller/leaseholder, the agent has lied to us, hung up on our real estate agent, provided false information to us, sent a contract with typos in it, failed to follow through with his own statements made to us in email form and failed to follow through with the request of the Seller that he represents. This has resulted in us effectively being pushed-out of a real estate opportunity. We believe this was done for the agent's own financial gain and has come at our business' expense. The agent has shown incredible unprofessionalism and unethical behavior resulting in us filing a claim with State of CA, Dept of Real Estate.

Century 21 Winklhofer Agent Lori ** in Clarence NY did nothing to represent our home in marketing and also as a seller's agent. Canceled open houses. Had criminal home inspectors in buyer’s side who had warrants upon further research come to our home. Told us we didn’t need to be there and inspector threw a fit about my husband keeping an eye on him. Left abruptly. Buyers did not go through with purchase one half hour after. Lori texted us. She didn’t want to call us. It was too late. Back on market, sold again, inspection done, buyer's mortgage company non approved buyers day before closing day. Our lawyer called us. Lori had not phoned us in 6 weeks. Stated she doesn’t talk to anyone. Was going to sell our home for 15,000 under listing price to these unqualified buyers.

Third time after the second buyer finally sold, our house was approved by FHA with previous buyers for 183,000. Inspection came and once again Lori told us we didn’t need to be there and she wasn’t going either. The buyer's inspector came up with some minor things that had passed 2 previous inspections. Lori did not inform new buyers of preapproved FHA to their Realtor and inspection pass. We he we were going to move on this sale because we were about to expire with her. She called the other Realtor to then disclose our ability of home to pass their qualifications. Guess what the other Realtor said, "No my buyers will take it." Walk through before closing Lori said we didn’t need to be there. I went and spoke with the buyer's Realtor and reassures the buyers. Their Realtor thanked me.

She had never spoken to Lori the whole transaction. We closed on the house and Lori called my husband 3 days after saying she’d have to call the lawyer to check on the pool because it was covered. He said, "The closing passed and my wife went to the walk through and pulled back the cover." After that we never did hear from Lori. I’m sure she had no issues cashing her commission check. If you wish to be for sale by owner and pay a ghost for doing nothing you should work with Century 21! Wendy ** Buffalo NY

**, Listed our home and found the buyer, all went well until he had an issue with his buyer that could not find an insurance company to underwrite the policy because of the inspection company that he chose to use. It started to be an issue until I said, "Why do you use the insurance company that currently underwrites the property?" Good idea from a none real estate person like myself? Do you think?

That is not the big issue, the issue was the buyer wanted personal items, we agreed to the sale outside of escrow. Since I live in Costa Rica and my soon to be EX-Wife lives in Nevada, ** was to be at the closing to get a personal check or cash for $2500.00. The buyer didn't issue a check outside escrow and they increased the sale amount which will result in a federal taxable gain. This is to inform you that a major scandal is now in the works. The family that holds the Master franchise in Central America is implicated in a squatting scandal and this video as you can see has gone viral. Century 21 in the US has a fine reputation however the Gonzalez family has abused its position of trust and has now been exposed in this squatting scandal. Those who look to buy properties be careful here because the plutocrats steal and the judiciary are their servants. Our squatters are the franchise owners of Century 21, Sothebys and Stewart Title so be aware because the judicial system does not protect you especially if you all are a foreign investor.

The property at ** is desired to be sold. The Century 21 agent sets up random buyer home inspections and when she comes she and the prospective buyers park in the tenants' parking spaces many times and today the agent brought her daughter and husband to her physical property listing and was so rude roaming the street on her cell phone and blocking the driveway while her daughter argued with one of the tenants regarding her refusal to move out of the driveway unless being threatened the cops would be called if she didn't move so tenants could get out of the driveway and on with their day.

The whole issue of the property is a game and the agent is only concerned in her commission and does not care at all about any of the legal realizations of the property like huge improvements to be made including termite riddance. It is redundant a pre 1978 wood structured home would not be inspected by a licensed contractor externally and internally 1st before layperson buyers waste their time snooping into the privacy of the tenants 4 walls. Century 21 is playing a game of harass the tenant then the new owner who may demo the property won't have to pay rent stabilization relocation fees.

Mind you this property is listed in 1903, the year the land was subdivided not the year (in the 70's) when they were built. The seller is trying to sell for over $1,000,000 that a buyer could live here, etc. But the current trustee's monthly revenue is $3,000. What buyer would pay over $1,000,000 for property pay an additional $100,000 relocation to remove 5 tenants and simply live in a place with no wall a/c; no dryers in the units and multiple exterior visible improvements. If and when, I think this place is a demo; that's if the buyer wants to recoup his investment. Really, a pre 1978 dwelling under Los Angeles Rent Control... Properties dating beyond 1978 a landlord gets the rent they ask for. Honestly, could sell quicker if just disclosed everything and put the cards on the table. Being dishonest and not disclosing everything could result in legal action against the seller and Century 21. I would never use them or listen to their commercials.

I was selling my 2 homes myself when a person came to my home where I lived and said he was interested in my house. I spent about 35 to 40 minutes showing the property and answering questions. At the end, he then stated he was a real estate agent. I was upset but gave him the benefit of the doubt. He listed my smaller home $6000 less than what I wanted and sent me comparisons of other similar homes but they were all in need of much repair. I had just remodeled my home. He was constantly trying to devalue my property just so he could make a quick sale. There are other things he did that were highly unethical but I do not want to bore the reader with it so I will just say do not hire these people! Find a reputable agent to properly sell your home. First time home buyer here. We got in contact with Jeff through Zillow. At our only meeting, Jeff promised he would email us listings of houses we might want to see. He also asked us to sign a year-long contract. (Our first unknown mistake) I kept up with paperwork and sent him listings of houses we'd like to see. He always emailed right away saying he would check into the details the next day. 2 weeks later there was no contact or effort to get us a tour of the house. This happened over a dozen times. We got tired of it. We expect more out of a realtor. So I called Jeff's office and asked the broker - Conrad - to end the contract early.

2 weeks later I heard nothing in return from Conrad. I called again and asked about the termination letter. He said he would send it right away. 1 month later and we had no letter. I contacted Conrad yet again and he emailed me a copy of the letter he'd sent a month ago. He got our last names wrong and he sent the letter to my neighbor's house number. Absolutely frustrating. We are very glad to no longer "work" with Jeff ** and Century 21.

I am writing to complain about realtor Oscar ** BRE #** who is employed with Cardenas and Company through Century 21 located in Chula Vista, CA. due to the lack of professionalism and work ethics. We began our home search in mid January of 2018, we mentioned to Mr. ** that we had a preferred budget and he agreed to help us with our home search. Flash forward six months or so, my husband and I submitted an off to which is now our home in the beginning of June 2018; however we did go through the escrow process with him being dishonest about a lot of important information based on our home, Mr. ** made the whole process extremely stressful for my family and I.

The day we put an offer on our home, he mentioned to us he will be going out of town for a week in regards of a "business trip" and would have limited reception, he gave us the name of his partner David ** whom he works for, to reach out to him when we are unable to get a hold of him. When my husband did reach out to Mr. **, he would not be able to assist as much as we hoped and we were not a priority to him since we were not clients of his. We, as first time home buyers had no idea what we were doing nor what we were required to do. To make matters worse Mr. ** submitted our offer to the seller and did not include our preferable closing cost amount.

When we approached Mr. ** about our concern with the closing cost he apologized and stated he would gladly put in a part of his commission into our closing cost. My husband and I did not feel comfortable doing so and decided to back out, we informed Mr. ** we were going to back out from the offer and he went into depth about how much he cared for our family and insisted in giving us what we need in order to make us feel comfortable with our purchase, since he took his son to prior open houses we felt like it was unfair to take that away from his family; however Mr. ** was very persistent about sharing a part of his commission. My husband and I discussed his offer for hours until we finally came to an agreement and decided to move forward with his offer.

Weeks passed and Mr. ** became very rude and very unprofessional, we figured it was because we did not back out from his offer to sharing his commission which he had promised for the closing cost. Mr. ** texted us to stop “antagonizing” him and to contact his manager Angela ** if we wanted to complain about his behavior. I reached out to Angela and explained to her what we were going through with Mr. **, while I was on the phone with her I felt she did not have any interest in what I had to say about Mr. ** because she was constantly interrupting me in the middle of trying to explain how we were being treated. Mrs. ** explained to us to cut all contact with Mr. ** and will be working with her. Fortunately, we did receive the amount we were promised but it was not because Mr. ** was willing to give the amount but because he explained to his manager that he would in writing.

On June 25th 2018 Mrs. ** gave us the keys to our home but was very rude as well, she claims in the Cardenas and Company Youtube video that she enjoys to see her clients happy when she hands them keys but from my perspective my family and I were treated like crap. Mrs. ** and Mr. ** friendship is more important than their clients needs and will brush you off like nothing. This was the worst experience I have ever gone through!

On the day we received our keys we were finally informed where our parking spot was located after a month of asking him where it was located which is way behind our building and with two small children it has been a struggle. The company is joke and I can honestly say that they did a horrible job as a company to represent themselves as “professional”. Money is the only motive for them. Mrs. ** stated Mr. ** was reprimanded which we know she was being dishonest about that as well. Mr. ** speaks badly about past clients and claims he is in it for your family but at the end will screw you over. Mr. ** has no experience whatsoever and will experience first hand that he has no clue what he is doing as an agent.

Telling your agent to ask questions to the buyer and be more assertive is something you are not supposed to do as a client which I feel is very embarrassing on their part and you will see first hand that Mr. ** has no idea what he is doing. This company needs to get their family affairs out of the way and actually focus on their clients. We asked Mrs. ** where we are able to file a complain in regards of Mr. ** as well as herself and she stated she handles all the complaints and nothing much will be done because of this. Once we mentioned we will be writing bad reviews and reporting her firm to the bureau she quickly changed her whole demeanor and suddenly became very nice and pretended to cared about how we felt.

What my husband and I want from this ordeal is an apology from Mr. ** and Cardenas & Company, we would like them to admit their wrongs. We also want other future clients to be treated with respect as well as requiring sufficient amount training to Oscar ** because someone as incompetent as he is should not be selling homes for buyers who are serious about finding the perfect home for their family.

My business relationship with agent Jennifer ** started off great - she was very considerate and helpful and seemed to genuinely want to help me. I am in a very emotional state because my husband passed away in November 2017, and starting in May I was looking for land to place a single wide home on. She knew from the very beginning this is what I had and that was the MAIN THING I WAS CONCERNED ABOUT... could a single wide manufactured house go on the property. The first property I looked at, she actually did call the codes office and validate what the property was zoned for. Unfortunately, that lot did not work out for me, and I found a different lot, which I closed on 6/21/18. My agent had assured me she checked and there was no restrictions.

My agent lied. I went on 7/3/18 to get a building permit, and was informed that my lot is in a Planned Residential Zone, which does not allow single or double wide homes. She is now blaming ME for not checking the zoning, because I had 2 weeks to inspect the property. She is also claiming she did check the zoning, but she did not - I have a text message from her indicating she only trusted the listing agent, and that "...seeing mobile homes are there, I had no reason to check further." This is absolute negligence and disgusting behavior. She knew what an emotional state I am in and how much help I needed. She acted like she was doing this because she wanted to help, because her commission was not much on the sale of the property. Regardless, she failed to do her job and at this point I may be out thousands of dollars that I do not have, to request re-zoning or if I have to upgrade to a modular home.

It was all lies. When the manager was called he had a arrogant attitude and didn't care at all what happened. He kept interrupting and was so rude and unprofessional. I knew that there was no getting around it. We had lost our home to an unprofessional company run by and unprofessional manager who has unprofessional agents. We run a business and make over 100,000 a year. We were treated like we were hobos trying to break into a brand new home. Century 21 needs to go under. If I could give negative stars, I most certainly would. Century 21 Masters in Brea is dishonest. To begin, we were never informed of the relationship between the escrow company and the real estate company - they were one in the same! They have involved 3rd parties in our sales transaction that are not parties to the sale, escrow, signers, deed holders, etc. They have allowed and actually forced our escrow to drag on for literally more than two years by their illegal actions of involving unrelated parties to the escrow. They have now followed procedures to have any of their desired 3rd parties complete the proper forms in order to be involved. Lastly, when we have no pending sale now (thanks to their actions) they are refusing to cancel the listing agreement despite the property no longer being available for sale and being rented.

After my loan was denied by the bank, the seller and his realtor fought for the escrow deposit. The listing agent Karen ** and the broker Christine ** never let us talk directly to the seller which in my opinion was their way to manipulate the entire situation in order to fight for the money in escrow. At the end, we hired a lawyer who negotiated with them. The seller got $1200 from our deposit and then Century 21 required 50% of it. Be careful doing business with this company. If the deal does not go through, they will fight for your money even if it is not your fault that the transaction was not complete.

Though in breach of contract, Century 21 backed the landlord's decision and refused to own up to their mistake. The agency also refused to refund their fees and have allegedly advised the landlord that he does not need to refund the 1.5 months rent paid to him in advance.

We have paid a total of £5,400.76 to the agency and have only received £3000 back, which was from the landlord. The staff at Century 21, including their senior staff are refusing to acknowledge their malpractice and are not taking responsibility for our, or the landlord's loss. We are now facing a legal battle to claim back what is rightfully ours. As it stands, the agency are holding on to £1500 and the landlord has kept a further £1000 in his pocket. If I could give this agency 0 stars I would! My boyfriend was in the Navy and got a VA home loan and they set us up with the agent Debbie **, in Marion, IL. We started looking, found a house we wanted and started to move forward with everything. Paid for inspections and appraisals and once everything was done, she contacted us and told us we had to pay approximately $500 to deal with termites because the sellers didn't want to pay for it and if we didn't agree to the payment of it we lost the house. Now let me tell you that the termite inspection was done one week prior to any of the other things we paid for, so the fact that we weren't informed of this at the time was very upsetting and already a breach of the laws of full disclosure that the agent has to abide by. Anyway we agree to pay of course cause at this point we've invested too much to back out.

Now fast forward to today, less than 24 hours to our closing, and same agent calls us again stating that we need to come up with $3300 now for closing costs that the seller is supposed to be responsible for (that's how a VA Home Loan works, and mind you they should have known this prior to signing any contracts, but seeing the history of the agent and full disclosure so far, she probably failed to mention this to them until now) because they can't afford it. Well guess what we can't either, not less than 24 hours to closing anyway! So either we find a way to do it or we lose the house and now the loan too since VA Loans hold an expiration date if we do not close before then.

I want this agent we worked with to pay for the losses she cause us during this process, and I will be contacting corporate to file a formal complaint with them on this agent and her actions as well, but I wanted this out there for others to see so they know to stay far away from this agency and this agent when buying a house!

I found out later. The house might be off foundation. From a neighbor that wanted to purchase the home.

I had no heat in the house or hot water no air condition and all of my appliances were supposed to have been new. I never received my Garage openers once the air conditioner was put together because pipes were missing in the attic. It made damage because the antifreeze filled up in a pan and overflowed and ran down the wall in one of the bedrooms; damage a dresser in the bedroom and came down the wall into the living room. Lunged into the ceiling and it's possible that there is mold in the house. Liz send a guy out to check it out. I don't know who the people or companies are that she sends to the house. After I ask her to take care of the problem that was cause from turning on the AC.

She never tells the truth. She keep putting me off, and putting me off, for 6 months now. Still has not been taken care of and we were trying to become to where we can talk and be friends. I would think after you make a big purchase like this to buy a home. When you can't believe someone how can you be friends with them. It was all about selling a house for her. As you walk around possible homes to purchase she said things were minor and she would have repairs done. She will fix this. "I'll take care of that. Don't worry about it." The promises were never taken care of. Who would have known it was just all talk trying to sell a house? Now I understand. When googling the potential agent we ultimately used, I typed her name into google along w/ Century 21 company name. The website (from Century 21) had only positive reviews on her. Naturally, I thought we found a winner. She had a nice personality and many years in the business. But, she took the WORST pictures of the home we were trying to sell. We live in CA and the house we were selling was in MI. So, it's not like we could run over and take our own pictures. We were considering hiring a separate photographer to do a decent job of the pictures for her to use. I still can't believe an agent with more than 25 years of experience does not know how to take positive pictures of a house. The house was not in bad shape either. We spent a lot of money to dress it up before the sale (paint, refinished hardwood, etc., new toilet and vanity etc.).

I looked at her other listings and she did the same thing. Took close up pictures of washing machines full of crap on top etc. Seriously, can't believe that. We had another issue with her that I won't go into but my main complaint here is that Century 21 has a review of agents website that makes them all look perfect. I couldn't believe it. It's like a fake Yelp site. I now know better and thank goodness the house sold in about 1 month's time despite her inept ability in picture taking.

I presented two offers to the realtor listing a house that was for sale. The first answer was an immediate "no", too low. The second, no response at all. It is my understanding that it is not ethical for a realtor not to present all offers, written or verbal, to the seller, then give a response to the potential buyer. It is not up to the realtor to decide if an offer is acceptable, it is up to the seller. Even if the price offered is lower than what the realtor thinks the buyer is willing to accept, he/she is still obligated to present the offer so the buyer knows what level bids are that are being offered. This is not good practice and makes C21 agency look pretty bad on both ends of sales.

I think the seller should be made aware that the realtor is not bringing all offers and I will attempt to do that. I have seen this before, and it is usually a sign that something shady is going on, something like the realtor knows, or is related to, a prospective buyer and is trying to get the price down for them, or something along those lines. In any case, agents should always be professional, and always follow guidelines for ethics even when technically not required by law. When they do not, it reflects badly on the agency and the corporation. C21 is not an agency I will ever use, and will not recommend them to anyone else. No honesty in this agency.

I made the unfortunate choice to work with Toby & Teresa from Century 21 Kirkland Wa. I found a condominium in Auburn, Wa, that was a short sale fixer upper. It needed a lot of cosmetic work and was filled with the seller's belongings. I loved the yard & decided to give it a try. After several months of waiting, my offer was accepted. Toby sent over the contract, and it was for the wrong property. That should have been my first clue, but, I missed it. I also listed my house and Teresa was handling that.

A couple of weeks before closing, I asked if the items in the house had been removed yet. Toby checked and said not everything, but they were working on it. So, I thought that meant it would be handled. I was told that I had to go to the Title Co. and get everything paid for before I could get keys. So I did. The next day we met Toby at the house to get the keys and no lock box and no key. It took several hours for the other agent to get a key. When we opened the door is all I could see was a disaster. The back sliding door had been boarded up and the place looked like it had been ransacked. We went in and discovered that squatters had stolen the lock box and gotten the key and moved in. There was drug related items through the house. They had even installed more of their own locks on the bedroom door.

The realtor made a comment about "Here is the key", and I said "No way. Get the locks changed now." Toby's comment was I'm not going to pay for it. I called the police, and they came over and gathered all the drug related items. I had to sit there until about 10:00 pm to wait for the locksmith. I was scared, angry and frustrated. Is all the realtors said is they didn't know how this could happen.

Obviously, I was starting to freak out, I had already sold my house and knew I didn't want to move to the "squatters paradise." I went online to see if I could find a solution, and discovered Century 21's "through the looking glass" approach to real estate. This included a list of all the steps they take to "ensure" client satisfaction. On the list was a final walk through checklist and instructions to complete the final walkthrough. Toby & Teresa didn't provide the opportunity for a final walkthrough. I would not have handed over my money until the problem had been addressed and corrected.

I e-mailed the realtors and asked why I didn't have that. Response was, "I wish we would have done that." They wish! I said I was not going to move in. I was told I signed a contract and bought the condo. They said they would do everything to "help." I am so naive. I thought they meant "physically" help. But they actually sent me listings of new properties to buy and talked about getting the "squatters paradise" ready to sell. I will say, that was the first time I could laugh at the situation, they actually thought I would ever do business with them again.

Then the push started in with my house that I had sold. I said I wasn't going to sell it. So, I was turned over to their legal department. I said I would sell, because I had signed a contract and said I would need at least a couple of months to sell and buy a new place. Teresa said the seller wouldn't do that, but would rent back my house to me for $1,200 a month. Right. Teresa kept sending me paperwork to sign, and certificates I needed. I was having trouble trying to retrieve a resale certificate. I sent Teresa my log in information and asked her just to take a look at it. It was determined that it wasn't working. She went ahead without my knowledge or permission to cancel my document and request another.

When I confronted her about that violation, she said she was trying to minimize my paperwork overload. I told her I didn't ask for that, nor did I give her permission to log into my account and do whatever she wanted. I have no idea if she changed anything. At this point, I don't trust Toby and Teresa or believe anything they say. Most recently, I was advised the buyer wants an extension on the closing date! I had to laugh at that too. The buyer wouldn't grant me an extension, but now he has requested one. I did give him the extension, I don't need that fight.

My experience with Teresa and Toby from Century 21 Kirkland is my experience and my opinion only. However, based on my experience I would not recommend them ever. My communication with them was practically nonexistent They were never an advocate for me and they never were accountable for anything that happened. I have already had to pay over $1,000 to get the trash hauled out. The squatters kicked in the back gate and I have to pay for that. They also ran drug related items down the garbage disposal, so that has to be replaced. For fun, they ripped out the floor heaters, so I have to replace them as well.

I was expecting to buy new carpet, but since it is now a rush, I had to pay an additional $300.00 to have carpet installed before Christmas. I had budgeted about $3,000 for flooring and paint, but, that is what it has cost me for repairs. Teresa and Toby will probably make between $8,000 to $10,000 from me and they have their hands out to get their money. They are definitely "in it to win it" only for themselves. Friends don't let friends use Century 21.

A listing agent, Carol Ann worked with our agent for a purchase we were making. This purchase should have been easy as there was no mortgage involved. We started with a termite inspection to which we found there was evidence of termites but we were told the owner had a contract that was transferable. Our next step was an inspection in which we found there was $7,000 worth of work that was needed. She spoke with the seller and the seller took $2,500 off the purchase to compensate.

Next we had a survey, and I would advise you to NEVER purchase without a survey. When the survey was done, it was ascertained that the fence that was presented as the sellers, was actually encroaching on the North end by 1/2 ft, but on the South by 2 1/2 feet. First she came back and said the fence was not the sellers, then a couple of days later she said that 62 ft of the fence on the south was the sellers and the seller offered to credit $500 for removal of trees, replanting them and repositioning the fence. We had no idea if this could be done for $500 as we lived in another state so we asked for 3 quotes stating we would settle for the smallest and requested the owner to have the fence replaced before closing which was now 2 weeks away.

She presented only 1 quote to our lawyer for $550 with no letterhead on the quote. Next we asked for an affidavit to be signed by the sellers stating the fence was encroaching and was theirs. The sellers refused. Carol Ann then got back to our lawyer and said the fence was actually the neighbor's fence, which would not be an encroachment. Alright, so again we asked for an affidavit from the sellers and they refused. A title must be clear of encroachments to be considered clean, but FYI, a bank will never loan on a title with encroachments. If the buyer accepts the encroachments then you are responsible for any circumstances that result in the future.

In the end, after spending money on an inspection, a survey and a lawyer in addition to our substantial earnest money, she then said the deal was off. Obviously there were a lot of lies being told. After months of researching, we now have to start all over!! I might add, if you change agents and you are asked to present a referral for a fee to be paid to the old agent by the new, you do not have to unless you want to. Our agent asked us to do this stating he had worked hard, went through a lot of bumps and spent a lot of time!! That is their job, and the expense to us far exceeded his.

My family and I were recently referred to Century 21-High Desert by the USAA referral program. The agent from High Desert was less than helpful and seemed more interested in telling us about her personal life than helping us find a home. She was unable/unwilling to find homes that met our criteria, though we were able to find many viable options with a simple Zillow search. We had to initiate all communications with her, and she was slow in responding to my calls. When we looked at homes, she was unable to provide us with relevant information and we had to rely on my own research. She provided less information about homes/neighborhoods than was readily available on Zillow and questions I asked her went unanswered. I would have found another agent at this point had it not been for the USAA referral.

We found a house that the agent didn’t even know was on the market and put together an offer. However, the agent stopped us in the middle of trying to come up with a closing date and suggested a date a few weeks away. We told her that the date she provided fell in the middle a starting a new job, my college finals, and was a few days before a deployment. The agent promised that the date was just for the offer and could easily be changed. After the offer was accepted, we did not have any contact from their office for at least a week so I, again, initiated contact. At my questioning, I was told the closing date would not be changed and my questions why were, again, not answered. We contacted USAA and told them of the issues. After USAA called the High Desert office, the agent began pushing us to do a walk through prior to the house being vacant. My attempts to reach the agent’s supervisor went unanswered so we again contacted USAA.

USAA arraigned for a supervisor from High Desert to take over but we had no contact from the supervisor prior to the walk-through/closing. We rescheduled finals and work days to get everything done before my deployment. During the walk-through, we found the house filthy and damaged from the sellers moving out. The supervisor even pointed out the poor condition the house was left in and said she was coordinating with the sellers to fix the issues. We told the supervisor that the house was not maintained per the signed agreement and asked to push back closing until those items could be fixed. The supervisor promised us that the house would be cleaned and repaired, even if her “office has to pay for it.” With that promise, we closed on the house.

I did not receive another phone call from Century 21- High Desert. Instead all communication was via text message and occasional email. The supervisor’s correspondence was rude and she ignored her promises to us. The house was still filthy a number of days later, and Century 21-High Desert outright refused to keep their promise. We had to hire a cleaner so that my wife, small children, and mother could move into a clean house while I was on deployment.

Taking advantage that I did not have real estate agent, Ms. ** gave me summary CMA for Madrid Del Lago where houses were selling for $80,000 to $100,000 more, were never and newly renovated with the view of the lake and city lights. Seller was late with seller disclosures and termite report, but my complaints to escrow (selected by Ms. **) and Century 21 Award were disregarded.

Ms. ** told me that fumigation is taking place after escrow closes. I did not want to agree to that so she lied to me that all repairs were completed and I have to sign escrow papers and pay full down-payment. I had to postpone final walk-through by one day and that is how I found out that fumigation did not place before I signed escrow papers. Termite completion report was sent to me the next morning at 8 am while fumigation was still going on and house was tented (violation of California Pest Control regulations). Final walk-through has been cut short since I found out that chandeliers were removed without counteroffers. When I complained about it I was told that those chandeliers were family heirlooms. After escrow I found out that house had multi-year mold damage and entire kitchen cabinets, insulation and dry walls had to be removed. Roof tiles were broken. There was slab leak.

Home insurance company canceled my insurance since they considered house to be a very high risk. After escrow I also learned that Ms. ** handled termite extermination for the sellers. Fumigation was completed after certificate of termite completion has been issued. At that time Ms. ** was provided "after report" which indicated that over 100 roof tiles were broken during fumigation, but she decided not to repaired it but told me that all broken roof tiles were replaced. Despite my requests I never received accounting of the repairs done by seller in violation of purchase agreement. I also found out that certificate of termite completion issued by selected by Ms. ** exterminator was fraudulent since it listed repairs that were never performed. I filed complaint with California Pest Control Department and exterminator was written up for violating workmanship standards and reporting as completed work that was not done.

To make things worse, after it rained I found out that backyard becomes a shallow lake and water collects next to the house walls damaging wooden jambs and door frames and making house walls wet. From neighbors I've learned that seller had Alzheimer and sellers moved to retirement house about 10 months before house was put on the market. That was also not disclosed to me. The seller was retired plumber and his son(s) were general contractors so they knew how to stage house for sale. House inspector selected by the real estate agent did not see anything. I thought that I'm prudent buyer so I requested that all modifications are permitted and that property conforms to California Building Code. I got the permit which was issued by City of Mission Viejo based on assurances of Tom **, owner of Home Renovations and Maintenance despite of violations of the building code.

Mission Viejo "lost" paperwork based on which permit was issued and Payless Heating and Air-conditioning which allegedly made repairs/modifications told me that they never worked at the address building permit was issued for. I thought I purchased dream house to retire in. Instead of the dream house I purchased nightmare. My complaints to escrow, Century 21 and mortgage companies were disregarded. Appraiser issued appraisal at the sale price despite of poor conditions of the house. To be able to do that, appraiser quoted Ms. ** extensively listing alleged offers she received and uses newly renovated houses with new roofs, new kitchens, new hard wood floors, newly painted as comps. I filed appeal with Orange County Assessor Office and assessed value was reduced by $88,000.

After I brought up issue of water leak (p-trap was mysteriously misaligned before I moved into the house) and massive mold damage in response to my email in which I was asking for the resolution, I got email from Ms. ** attorney in which she told me that Ms. ** does not have any obligations towards me and to stop sending her any emails about my problems. My complaints to Century 21 were disregarded and I was told that franchise is not responsible for their agents. Dual agency should be made illegal in California since it exposes unsuspected buyer to excessive risk. Ms. ** had contract with seller and she used me to offload house with numerous issues while at the same time claiming that it is pristine and meticulously maintained property and charging me prime price for the house.

** is a strong word but I am sorry to say there is no better word for it. The ** keeps coming in all sorts and shapes from this company. Every time they call or email me, they either go back on their word, contradict what they previously say or say something that is incorrect. Since I said I would complain at them, they started with insults too. When I hired them to be my buyer's agent, I thought a well known name such as theirs would vouch for quality but I have never been more wrong in my life. I rarely complain, this is actually the first time I go online to warn people not to do the mistake I did. Main problem is that they don't want to help me place an offer for the properties that I like, for some unknown reason, even though I have funds and everything. I explained the situation to my new realtor and she agrees, Century 21 have been behaving very odd and bad.

Problem 1: Said it would be possible to make an offer contingent on me selling another property, then sends me 62 page contract to read through and ask them any questions I might have. Said they got the address wrong, then they responded by saying it is not possible to make a bid contingent on me selling another property. A classic "wall of text" trick, which I didn't fall for. Problem 2: Agent said "because money is in two different accounts, the money does not constitute proof of funds". Did however not mention there was a problem with the "gift certificate" she told me do draw up myself. Problem 3: Said she did not send the offer yet, then referred to seller response over email. Then confessed to having sent the offer.

Problem 4: Draws up and emails me contracts with fundamental information missing, then after I read through and sign them online digitally, complains that information is missing (even though I can only sign the contract and check certain check boxes, not add the missing information to it). Problem 5: Claims that funds abroad do not constitute proof of funds. Problem 6: Sighs and insults me personally almost every time she calls me, even though I keep a professional attitude (although dissatisfied). Problem 7: Century 21 changed the agent to represent me even though I did not request this. New agent Janine ** says "you don't know who I work for" and does not want to tell me.

Problem 8: They do not want to let me out of the contract which I signed for them to represent me, even though when I signed it, they said they "usually" do that in case a client is not happy. Says their realtor Dennis ** (a person I never met nor talked to) decided they must not let me out of the contract. Emailed Century 21 about the situation, they said they don't take complaints, they would just refer me to the owner of the rotten branch in question (Century 21, Martinez & Associates, Las Vegas). Will file complaint with GLVAR next.

We had an initial meeting with the Century 21 agent in the Poconos, PA. At this meeting the Century 21 agent explained that they only did 12 month contracts but it didn't matter as if things were not working out then she would rip up the contract and we could use somebody else. If I thought for one minute that I was getting anywhere near a decent service I would obviously understand that a contract should be honored, and of course if I thought it should be honored then I certainly wouldn't ask for the house to be taken off the market.

Unfortunately the service has been terrible and when you're selling a house you know will lose you tens of thousands it's bad enough with a good service, but it has been terrible. We have constantly had to request updates for things that should be the job of a realtor to do. Twice we have had an offer through and except for informing us that there was an offer we never received voluntary updates from our realtor, so much so that we still haven't had a reply from a counter we made last year. It has been unprofessional at best. So we gave it as long as we could but eventually we had no option but request that the house be taken off the market with Century 21 and we informed the agent that we would be putting it on with someone else. The agent said she would take it off the next day and send us broker papers to sign... and that was that.

The next day we received an email stating that the house was off the market but that we would be tied to the contract and could not list the house with someone else until that contract expires. So basically the agent removed the listing knowing I could not list it elsewhere but not telling me this. So now Century 21 is "punishing me" for getting a bad service?? I don't want to waste time fighting this, all I ever wanted to do was sell my house. We made a mistake with selecting your Poconos, PA Agent Alison, it was a bad choice for us and I'm sure I just got a rare bad experience. But I feel like I am being put in a corner I can't possibly be expected to remain dormant. I need to sell my house, I need an agent to sell it, and unfortunately the agent doesn't seem to want to do that for us so I need to be free to find someone else who can. It's hard enough selling a house where we know we're losing tens of thousands without all this.

This company and real estate agent are a joke. Roberto ** was hired to help us buy a house. So at first he showed us maybe 2 houses. He kept telling us others we were interested in would not pass FHA guidelines, etc. Then we let him short sale our current home. He would call and threaten to call the bank on me and tell me I must show the house anytime someone wanted to see it as if I was being reprimanded. The house needs a lot of work and he was not mentioning this in the real estate ad so he was wasting our time and potential buyers' time by deceiving everybody. He called an attorney when there was an offer and told me I could change the closing date anytime. Not true. He then said the prospective buyers now had the rights to my house. The attorney called me and said he told her we wouldn't accept any offers and I said absolutely not true he's actually threatening me and she was surprised to hear that.

So meanwhile all the houses for us to buy he would not get back to us on but called every day about the short sale making an already hard process more difficult. He said all potential houses already had offers on them, or sold for a lot more, etc. Come to find out I had inquired about these houses myself and anything requiring a 203k loan for renovation or paperwork he didn't want to do because houses were still on the market and one in particular I offered on SOLD FOR LESS.

He kept stopping by my house after being told we knew what he was up to and I called the cops and his office. Ironically he just reminded me to write this review because he drove by staring at our house 5 minutes ago and then parked down the street and came back again. He's disgusting and we will no longer work with a real estate agent due to this experience. Disgusting doesn't even begin to explain him. I'm sure we'll hear about him in the new soon if it's not us having him arrested first for stalking again.

I wanted to discuss some points regarding the lack of service our agent had during the purchase of our cabin in Dover Bay, ID. I thought I would get the opportunity to find out more about the situation, also to see if this was normal procedure in the US, as no one would dare conduct business like this in Canada. I really wanted to resolve the situation, and approached it with a really positive attitude. After three messages, Margie left me a voice mail today demanding a conference call on Monday at 8:30 am. I phoned her back to discuss more.

Our conversation today was very brief. Margie told me she didn't have time as she was in a meeting. I said I would prefer a few moments to clarify things before proceeding with legal action, and she said she would prefer that route. I was dumbfounded, and said so. I laughed, and asked her if she would really prefer legal action over having a brief conversation with me to resolve. She raised her voice so loud.. refusing to allow me to even speak, telling me that this was an utter waste of time and she refused to listen to me. I asked her to stop yelling at me twice. She yelled that she wasn't yelling as she was in a meeting. She said, "Tom has been calling me over and over again" (which I find utterly astounding given he doesn't have my phone number). I said I was appalled that someone would treat clients like she was. She laughed and said this was ridiculous and hung up on me. Yes, seriously. My two year old son asked why I was crying. I am asking the same thing. How could anyone with a professional company under her belt treat someone with such disdain? I am dumbfounded.

May 27, 2014, Agent Sandy ** took us out to White Tail Trail Salem, AR at approximate 9:00 AM. The asking price of the property was $290,000 for the property, 200 Acres, along with appliances. The Seller happened to be there. Seller told us the history and showed us around the property, the house, the out buildings, the trail and the perimeters of the 200 Acres. When it was done, she offered us to sit and ask her any questions, which we did. We asked the seller how soon she wanted to close. The seller's response: "No later than mid-October."

Our Agent Sandy ** during the above process kept trying to get to leave and would try to cut off the seller and us as buyers. Agent Sandy proceeded to call the Listing agent and we couldn't hear what was talked about as she went to her car. Agent came back and said we need to go. Seller gave buyers hugs and said: "I hope we can work this out." Buyers: "We do too. Sandy will get something to you in the next day or so." Seller: "Thank you and have a safe trip back to MN." Buyers: "Thank you." With that we left and while driving back,

Buyers left for lunch and left for Minnesota. Agent called at 4:29 PM. Wednesday May 28, 2014 - Sandy ** and Randall ** were supposed to write up a FULL price CASH offer with $10,000 NON REFUNDABLE earnest money, with a closing date of Oct. 15, 2014 and NO CONTINGENCIES. Thursday May 29, 2014 - At exactly noon Sandy called and said the offer was rejected and didn't know why. But good luck in the future. And Hung up. We NEVER did receive a copy of the rejection. Left a message for Jewel **, the OWNER to call us, also sent an email. Called another Realtor from Arkansas, told her the situation and she agreed to help. We again wrote up a FULL price offer NO contingencies, 60 day close, with a 5 PM deadline for Friday May 29. Jewel ** called said she spoke with Linda **. Linda stated to Jewel that it was rejected, the seller wanted 30-day close cash offer. But didn't know Randall wrote up the offer wrong And that we never received a copy of the rejection letter. But never offered to send one either.

Friday May 30, 2014 - Our new realtor called us at 5 PM and said our offer was rejected again, with absolutely NO EXPLANATION. Again, we wrote another offer for FULL ASKING PRICE, NO CONTINGENCIES, 30-day close CASH offer, with a 2 PM deadline for Saturday May 31, 2014. Saturday May 31, 2014 - Our Realtor called at 5 PM 3 HOURS AFTER THE DEADLINE and said Linda ** rejected our offer and didn't want to sell it to us. And that we need to talk to the broker. What broker? Our realtor kept asking, "What broker, and why is it rejected?" Linda ** kept saying, "Talk to the broker." When our realtor asked for the rejection letter, Linda ** again said talk to the broker. Our Realtor said contact your attorney on Monday.

We called Jewel ** and left her a message. Asked to know what was going on with her real estate company and her agents. Told her we put in a FULL price CASH offer that was rejected again and that we were going to contact our attorney! At around 6:30 we called Jewel ** again. She answered the phone. We told her we put in a FULL price CASH offer, NO contingencies and 30 day close and again it was rejected. Jewel then said: "It was just sold a few minutes ago to a broker in West Plains, a broker just bought it." When we asked "what", she again said a broker from West Plains just bought it a few minutes ago. KEEP IN MIND WE JUST HAD A FULL ASKING PRICE CASH OFFER WITH NO CONTINGENCIES WITH A 30-DAY CLOSE REJECTED AT 5PM, 3 hours after the deadline. We started to say, "How could..." and Jewel HUNG UP ON US! My husband and I move a lot and we never had any problems with renting a home, at least until we rented a house through Century 21 Southern Realty. The agency is unprofessional with a bad customer service. The agent who showed us the house didn't know how to answer any of our questions about the house. We decided to rent the house after we finally got the answers. The problems were just starting.

The biggest problem is the washer and dryer situation. The listing stated that the washer and dryer are included with the house and we got a confirmation from the agent. After moving in, the washer and dryer were missing. It took a month (and a hundred calls and visits from our side) for the agency to find out if the washer and dryer were really included and what happened to it. No one cared enough to give us an update on the situation and when we would call and ask about it, they wouldn't have an answer.

When they finally decided what happened to the washer and dryer, they supposedly ordered a new set, Yet again, no one cared enough to let us know. We found out after calling them to check on the situation and the answer was, "Oh, nobody told you? We ordered a new set." Of course they didn't know when the washer and dryer will arrive, but they think it's going to be here by the end of the month (by then it will be TWO months since we moved in). I don't have to explain how inconvenient it is not to have a washer and dryer for a longer time, especially with our busy schedules and no time to use a laundromat. I'm not even going to start about damage repairs and work that needs to be done after the previous attendees moved out. Not a single word about that yet, except We're tracking it.

The military community in the Fort Bragg area is huge and there are always new people looking for a home. When you're moving a lot, you want to find a place that's going to feel like home from the day one and avoid dealing with situations like this. We will make sure to share our experience with Century 21 Southern Realty with other families looking for a home.

I rent a house in Midway, GA. Century 21 is my property manager. Since May 2013, my wife and I have tried several times to resolve a leak in our roof which is causing damage to the ceiling in our bathroom. It appears that black mold is forming in the attic. Two times, a worker was sent to paint the ceiling. We contacted the property manager each time to let them know that this won't resolve the issue with the leaking roof. On the morning of December 28, 2013, I was in bed and heard somebody on my roof. I went outside to see what was going on. I explained to the roofer that he needed to leave and contact whoever he was working for and let them know that I wasn't aware of this appointment.

A courtesy phone call to me prior to somebody on my roof is in need. He left my house. I then left a message with Century 21 explaining the situation. On December 30, 2013, I received a phone call from the property manager who wanted to know my side of the story. I was a bit confused as she failed to realize that her job as a property manager is to coordinate such events: I report a problem, she arranges for somebody to fix the issue, let the homeowner know, then contact me when work is to be done on the house. The property manager's only response to this is that she doesn't have time for this and that maybe I should fill out a job application to work at Century 21. I also was asked by the property manager what I had under the blanket when I confronted the worker the second time I came out of my house on December 28? I was startled, I only came outside once to say what I stated above and I didn't have a blanket.

I can only imagine that I am being accused of chasing the worker off with a gun. This perhaps offended me more than anything as I don't own any guns and I don't feel that I need one to protect myself. I am having trouble understanding why my property manager is interrogating me? If the roofer felt that I chased him off with a gun, why wouldn't he have called the police? Century 21 should acknowledge that part of their responsibility to the renter is that a courtesy phone call or message of upcoming appointments for work to be done on a house is the right thing to do. I was deeply offended and feel an apology is in order by Century 21, the roofer, or by both for making up a story or accusation that I came out of the house with a gun covered by a blanket.

I said to him that he has just lost a deal, because of his rage, he is not to get my business. I should ask him who he thinks he is, a scum bag! Zero tolerance to Sabian's violent temper. It appears that Century 21 needs to instruct and assist their franchisees in various state and national policies concerning phone numbers listed on the Do Not Call lists. We have received solicitations from local agents who explained it was their "job" to call potential customers but didn't feel it was necessary to screen the phone numbers against the Do Not Call lists. I attempted to express my concern to the 1888-221-7490 number for Century 21 but since their "mailbox" was full, it only directed me back to their website to fill out a form (interesting they can call me but I can't reach them). The inability to speak directly to an individual responsible for their policies caused my seeking this venue as a means of publicly reaching them so they might take action on helping their organization.

We were supposed to sign a lease to move into a new apartment in Westport, MA on Sunday, April 7 with a man, Mr. **, who represented himself as being with Century 21 in RI. (He gave us his card and the sign on the building also said Century 21.) About three hours before we were supposed to meet, I got a text message and a voicemail saying that the meeting was cancelled and that he decided to rent to someone else. So I don't understand. I thought we had a verbal agreement. He said he would rent to us. We even have it in our email from him that he said all we had to do was give him the money, sign the lease and keys were ours. We also have in our email a copy of the lease with our names printed on it. Doesn't that prove his intent to rent to us? We've never rented before. Is this the norm? Can a prospective landlord do that at the last minute? It seems very unprofessional.

We have contacted Century 21 to see if this is their normal practice. We spoke to the manager. He said that was the norm and that we should've given a security deposit but we were told to bring the money to the lease signing. The manager, ** (I think), then asked questions about our housing situation that had nothing to do with him. I answered him, not wanting to have a problem with him. I then recontacted Century 21 twice to tell them of my conversation with the manager and did not receive a reply. Our understanding from a realtor that we know is that Mr. ** didn't put his listing on the MlS website and as such shouldn't have been using his Century 21 credentials to rent. We haven't found another place and are living in a hotel and soon won't have any money left to even move.

My family moved from NY to NC 2 years ago and being new to the area and all, we rented through Century 21 not knowing that was going to be the worst mistake we made. When we first looked at the house, we were told all the repairs that were in the house were going to be fixed. Well needless to say, when we came back down a month later, the house wasn't touched. In the bathroom, the paint was peeling and chipping off the walls. There were marks and holes all throughout the house. We were told all that was going to be painted and fixed. By the time we got back, it wasn't. So when I did my initial walkthrough inspection and wrote all this down on the paperwork, they gave me what I thought would cover me behind but it didn't.

The property manager threw that in my face each time she came in and did an inspection. The house had on old rug in it so when I vacuumed my floor, the rug would catch it because it was already frayed when we moved in. She blamed the damage on my dogs and told us we had to replace the rugs or they were holding the security deposit. The property manager sent harassing emails to me almost on a monthly basis. Well we finally moved out and I got an email saying that we still have a balance on $647.50, which I think is to cover the so-called damages. So should I send them a bill for the work that I did in the house that they told me was going to be done?

We painted 5 out of the 6 rooms that were in the house. Fixed up the bathroom that was chipping and only got credited $100.00 for that. We had to replace glass in the door that broke because the door is so old and fragile that you open and close the door all the time, it weakens. My daughter was starting to walk and she used the door to pull herself up. The glass broke on her. Thank God she didn't get hurt. I called for a maintenance on the air conditioner, it never got fixed. We had to do it myself. Oh and let me add, they change their story and rules month to month. They have everything written down legally to cover their **, but it's the verbal things you have to watch out for. I have caught the property manager in so many lies. She told me one thing and time later when my husband talks to her, she tells him something different. Never will I do any business with them ever again.

The lady I spoke to told me they had to do some maintenance on the house and the lady that normally sends out the check was on emergency leave. I did not understand at the time what that had to do with me. I thought if any part of my deposit was not being returned the Georgia law requires notification or my refund with 30 days.

I personally went into the local office in Hinesville, GA today since I still had not received my refund and it is going on 2 months. At this time I was informed that they were taking $275.00 for paint and $100.00 for damage. What damage? The initial inspection indicated dark smudges on the walls. I don't understand why this is my responsibility. The house was cleaned professionally and I was not informed of the possibility of any issues with the property when I signed the inspection form. Moreover, I was not notified within the required 30 days. It is not my fault that apparently the only person who sends out the notice was out on extended leave. I am very unhappy about this. I have been a reliable tenant for 10 years. I was the only person living in this home the entire time. I think I should be made hold and receive my full deposit on $700.00.

Two months later, the business closed and they took the money for a whole year's rent from our tenants and we have only seen one month of it minus their commission. Century 21's response was that the franchise had not paid its dues in almost a year and therefore, hold no responsibility for the franchise's problems.

Below is a my response to the letter sent by Anita ** from Century 21:

    Dear Ms. **,

We are sorry to hear that the Century 21 name is not representative of a company that is concerned about the proper treatment of its customers. We were led to believe that dealing with a large name such as yours would provide a better quality of service than just a local realtor. Since Century 21 apparently does nothing to insure that the realtors who use Century 21's name in their own business name, on their literature and even cash checks made out to Century 21, are keeping their licenses up and following the required laws, we have no confidence in working with anyone displaying the Century 21's name in the future. Our vacant home had been on the market eight months when I contacted the local Century 21 office. Our six-month contract was up with our previous agent. We decided to move on. We decided to drop the price of the house and asked the agent what improvements he suggested. We complied with having the house power washed, professionally cleaned and having the deck redone. We were out of state sellers and were willing to do what it took to get this house sold. We had grown tired of paying for a home we were not longer living in.

Over the next few months, we dropped the price even further. Every time we contacted the agent to let him know our plans, he seemed less than eager about the market. In the meantime, comps in our development were selling at a higher price. He continued to recommend we rent the house out instead of sell. The big problem started when we had our first offer. When our agent came back with a verbal counter, he quoted us the wrong price. We figured this out when we decided on a price lower then the actual counter. By this time, we lost the buyers.

We dropped the price of the house again. I asked for an open house. The agent was very unhappy to comply and sent me a nasty email. When my husband confronted on this, he sent an email apologizing. In a later email, he told me I was too sensitive and asked if he needed to put smiley faces after every email. I find this extremely unprofessional. He did the open house then sent an email saying that we should come down and "scrub the molding with a toothbrush."

We dropped the house another $10,000 and received another offer that was negotiated and accepted. Our home was inspected. The buyers came back with a list of 18 things they wanted done to the six-year old home. We decided to ask our agent to ask the buyers agent how much money it would take to buy the house "as is." Being out of state, we figured this was fair.

Our agent let my in-laws know the negotiated amount of money before telling us. We did not give him permission to disclose this or any information with them

The buyers agreed and came up with a figure. We agreed to the monies they asked for. This is where the fun began. We started receiving harassing phone calls and emails from our agent. He felt we should drive 600 miles to wipe the counters of a home that was now negotiated as an "as is" home. He said we were not complying with the contract (which was not true and when pointed out to him, he said we were not being courteous).

Three days before closing, he deliberately tried to sabotage the deal by going to the house and ripping up rugs (runners) that were double sided taped down. I specifically told him by email not to do this. He took pictures of this and advised the buyers agent (who worked in the same office) to email them to the buyers, which she did not. We closed. No thanks to our agent.

We fully understand the state of the market but agents should remember that the sellers have rights too. Agents should know their contracts. In my opinion, our agent would not have cared if our house had foreclosed, which we told him we would have to do if it did not sell. Once he heard this, he seemed more interested in preventing the sale then actually pushing it through.

Mr. *** texted me back on October 1, 2010 at 11:05 am and stated that it was two other applicants going for the property. In the beginning of the process, there wasn't any applicants pending. So I called my manager, contacts that I used for references and my last landlord. I found out they haven't contacted anybody on my application. Normally in a legitimate situation with applicants applying for the same home, the owner always see if the first person who applied checks out before they proceed to new applicants.

There was no effort made in checking anything on my application. So I requested my application fee back. It seems as though the owner is taking advantage of applicants fees for the process and not really viewing any of the history with no intentions of renting the property. I was told by the agent that it was non-refundable. This is unacceptable. If my application was processed and contacts were made and pay stubs were viewed, I would feel comfortable with the final decision but I feel that this was fraudulent. The owner of this property should be investigated.

On April 30, 2010, I moved into my home that I purchased. A week prior to moving in, me and my agent viewed the home again so I could get some measurements. There were no defects visible. Upon moving in, however, I was putting away things in the kitchen and noticed a hole in the eat-in kitchen ceiling. That night it was raining and I heard dripping in the kitchen. I went in and looked and there was a lot of water leaking on the floor through that hole in the ceiling. I left several messages with my realtor, Scott **. I didn't receive any returned calls.

Finally, after about 3 weeks, he told me there wasn't anything he could do about this and needed to contact the Seller's Agent, Becky **. I went to her office and left a word of what the issue was with their receptionist. I contacted the gentleman who did my home inspection and asked him to come back out to the property. Not only was there a hole in the ceiling in the eat-in dining area, but the dishwasher and the clothes dryer weren't operating (which were part of the sale) and there was a mold smell in the enclosed porch. The inspector came out to the property (I left a door open for him while I was at work so he could come in).

He took pictures and basically left a note that said there is definitely a preexisting leak in the roof. He also could not determine where the mold was coming from on the porch and affirmed the dish washer and clothes dryer were inoperable. Two weeks later, I went back to the seller's agents’ office. I explained the issues to Ms. ** (and her husband who was there). They told me there was nothing they could do and I needed to file a claim on my insurance. This was very upsetting because I had recently just had my position eliminated and I didn't feel I should have to pay to have the repairs completed as they were there before moving in and the issues had obviously been masked before I moved in.

It won't be much longer before a heavy rainy season. My kitchen ceiling is going to cave in and create a very hazardous situation. I simply want the seller or seller's agent to have this repaired.

The bank accepted my offer on 3/9/10 and my agent came over to my house on 3/11/10 asking me to sign an amendment of escrow instructions, that close of escrow instructions was to be 3/19/10. The purchase contract my agent drew up gave me a 2-day inspection period which is impossible to conduct any kind of inspection in 2 days. During that time, I had difficulty in working with the agent to see the property, and to have a professional inspection. He never gave me a time to schedule it. Antonio never asked me to sign anything removing my contingencies.

On 3/15/10, I called Monique, the escrow officer, to cancel. She replied that only the agent could give her instructions of cancellation. Two days before escrow was to close (3/17/10), my agent scheduled an appointment to show me the property. I met him at his office expecting to finally be able to see the property, only to have him tell me he did not have the key to show it to us. I told him that I would give him one more day to show me the property or I was cancelling. Therefore, we made an appointment for him to show me the property at 5:00 p.m. (3/18/10).

I was there with my whole family waiting for the agent. At 5:15 p.m., he had still not shown up. I called him and he told me he was in Simi Valley and was heading over. I asked if he would be there around 5:30 p.m. and he said yes. At 5:45 p.m., he was still not there. I called him again at 5:50 p.m. and got his voice mail. I told him that if he was not there by 6:00 p.m. I was cancelling escrow. He did not show up. He called me back that evening appealing for me to reconsider but I made it clear I wanted nothing to do with this transaction.

On the next morning (3/19/10) I faxed a simple statement to escrow that I was cancelling escrow immediately. I received a call again a few days later (3/26/10) and there was an attempt made by Century 21 to have me complete the transaction with another agent (Vicente **). I made it clear to him that I only wanted to cancel. Then my agent tried to get me to sign CAR form CC with the box check allowing the seller to keep my deposit, and escrow tried to get me to sign "Mutual Cancellation Instruction" on that day which allowed the seller to keep my deposit. I refused to sign the form. The escrow officer redrafted the Mutual Cancellation form stating that the deposit was to be reimbursed to me. I did sign that version of the form.

Since that time, I have been talking to all the parties trying to get my deposit back. They have all been telling me that the owners are unwilling to sign the release of deposit. I have consulted other brokers and attorneys regarding this case and I am confident within my rights as given to me in the purchase contract in making this request for the following reasons:

    1) My contingencies in this transaction to cancel without penalty remained in force to the very end. I never removed them. (paragraph 14)

    2) Even though the inspection period of 2 days ended, contingencies were never removed. According to paragraph 4.C.2, "Continuation of Contingency" contingencies remain in effect even though the inspection period expires if they are not removed in writing.

    3) According to paragraph 14.E, "Effect of Cancellation on Deposits", if buyer gives written notice of cancellation, the deposit is to be returned with mutual signed release. It also states that the seller may be subject to a civil penalty of up to $1,000.00 for refusal to sign such instructions if non good faith dispute exists. I have encountered many headaches, a waste of time, and unprofessional customer service. The solution to the problem is for Century 21 Home Land Realtors to reimburse me $2000 to complete the $6000 initial deposit and expenses I incurred by their lack of representation and professionalism.

We are told that Davis Realty completely lost their 3% because the right of first refusal contingency prevented them from selling the house to the first initial buyers. Winn Associates took the entire 7% for a buyer they did not bring in. We feel that Winn Associates is not entitled to collect the full 7% commission. Even though they had a buyer which was brought in by another real estate agency, a buyer which was there all along purchased the house.

Winn Associates knew about this buyer that we actually brought in. They did not bring in this buyer. Are they entitled to their full 7% commission rate which resulted in nearly $12,000? Property disclosure did reveal to all parties involved, that there was an individual with a right of first refusal.

Had we realized that this would of been a problem, we would not have entered into a contract with Winn Associates unless something else was written up regarding the right of first refusal. We sold our house well below market value. We had to sell because we could no longer afford to keep it. It was on the market for two and half years. Winn Associates took a large sum of money that we worked for and very much in need. The home my current husband and I live in now is in dire need of repair.

Deliberately committed fraud. I bought multi-family unit. Listed and sold my property with three dwellings. Right after escrow closed, city condemned and demolished 1 of dwellings. Century 21 (Realty) and James G. (Realtor) knew sellers were aware of problems with third dwelling garage had been converted into studio without proper permits. City tore down dwelling, taken to court and fined. Had to comply with city's community development department, had to demolish the dwelling and put up garage with all legal matters and put out money and not collecting rent on third dwelling. House was foreclosed and I went bankrupt.

To Whom It May Concern: This claim is in reference to my Security Deposit of $550.00 for the lease/rental house of 523 Archer Avenue, Dallas, Texas, below is my reply to Century 21 refusal to refund my deposit that has been denied because of these issues. Refund denied $ 316.77: During a personal visit to 523 Archer Avenue by Mr. and Mrs. Mackey (owner of the property) in 2005, they noticed the cuts in the kitchen tile and I told them it was made by carpenters who replaced a section of the carpet after an intruder broke in and was unfortunately shot to death. They told me it would be fixed but I told them I was ok with it as long as my rent did not increase, I clearly understood that to be the agreement. • Please note Century 21 has claimed responsibility on this amount only with Better Business Bureau but will not refund it because I wouldn’t settle for partial refund. Refund $148.05 and $120.75 Detail clean: The property was left very clean, not one piece of debris or garbage was left behind, cabinets were vacuumed, kitchen and bath room sinks were wiped down with disinfectant wipes, and the entire house was vacuumed. In addition, I borrowed a steam cleaner from a friend to steam clean the house and repeated two of the high traffic areas (I have a witness to verify the condition of the carpet). The carpet was left in great condition. • Please note the original contract doesn’t state the carpet must be steam cleaned by a commercial and professional company. I personal steam cleaned the carpet. Refund $10.50 I’m requesting a picture or details of the exact globe that was found broken in which bedroom. I’m not aware of any broken globes. I never received any reply to this dispute. Refund $ 5.25 I’m requesting more information on the 2 face plates cracked. Where were these face plates located? I never received any reply to this dispute. Refund $21.00 I don’t doubt that I may have missed one or even two light bulbs that went out but $21.00 dollars worth of light bulbs would mean I took every light bulb in this house out before I left and this is just an outrageous lie. This house is about 950 sq ft. not very big. Truly, Paul A. Gore

A week ago, On 9-18-09, a man in a Century 21 real estate van was at my home when I left for work. He showed me documents of my house being for sale, with pictures of my house from when it was listed in 2005. I called the realtor in Baraboo, WI who was listed and he said it was a mistake, it should have been 315 SOUTH Glendale Ave, Tomah. The next two days there were hoards of people at my house, snooping in the windows, in the garage, and telling my neighbors that my home was a foreclosure. I contacted the realtor's supervisor on 9-21-09 and he assured me that it had been corrected on their web site and it would take 24-48 hours for the other web sites through MLS to get the new information and people stop coming to my home. TOnite I arrived home from a long day at work and there was a HUGE century 21 sign in my yard. I called the original realtor whose name was on the sign and he told me that the company they hire to put up signs put it on the wrong property. There was a hole in my yard and the sign was freshly painted yellow so when I went to attempt to remove it, I was full of wet paint. I have people asking me why my home is for sale.

In March 2009, through Century 21 (575 Madison Ave, New York, NY 10022 | Phone: 212-872-2200), I was taken to look at an apartment at "The Carteret" at 208 west 23rd St., New York, NY 10011. I saw a unit I was interested in. I went back to the Century 21 office, went through the usual paperwork in regards to credit check and processing fee ($150.00) with an agent (**) which works under or for **.

I explained to him that I had a tax lawyer resolving a levy from the IRS and I had a letter from the lawyer stating that a levy takes time to remove. ** (the broker) asked me for a "good faith" (this is a quote) deposit of $1,650.00 in addition to the $150.00 processing fee, which I was hesitant to do but was told not to worry. Bear in mind this is a no fee building. A couple of days later, ** gets back to me in regards to approval and tells me that I can have the apartment but the management company (Jakobson Properties) needs from me 2 months security ($1650.00 X 2), 1 month rent ($1,650.00) plus the Realtor fee of another $1,650.00, all of this amounting to $6,600.

My credit was fine and I met all of the requirements, $6,600 is a lot of money to shed out for a studio apartment, so I told him that if that was the case I was going to pass on this. He then informs me that because I was “backing out of the deal”, Jakobson Properties would keep $500.00 of the "good faith" deposit plus the $150.00 processing fee because they claimed to have taken the apartment off the market. Except that there was never a deal made, nor did I see a lease or rental terms of any kind. All that was done was process my application for which they charge $150.00. Now, how is this possible? I asked what deal. All I did was file an application? For which, they got back to me with rental terms (deposits required, etc.) that were not satisfactory, so I passed. At this point this has dragged for a few months and I don’t know how else to proceed. Consequence: A loss of $500, the stress of being scammed and feeling powerless against such an obvious scam.

This is the worst rental experience we have ever had. First, the rent price was falsely advertised. They said $795/month, and then told us we would be paying rental tax along with sewage, which took our rent up to $845.99. That was fine, we just wish it would've been advertised as such. Then, we were told we could get our $700 deposit back if we left the house better than we came in. My husband and I left 2 weeks before our 30 days were up, so we would have plenty of time to clean the house and do a walk-through before our "move-out" date. We took two straight days off work and cleaned the house from top to bottom. We called and gave the keys with about a week to spare on the move-out date. We didn't hear from anyone for about 2 weeks.

When we finally did hear that they did the walk-through, they told us that: 1. the stove had residue under it, 2. the pantry wasn't cleaned, and 3. the toilets were dirty. The quote to re-clean the house was $575, and then there was an oil stain in the driveway that needed to be cleaned. I told her, on a Thursday, that I would go back and fix it that weekend. (I couldn't get work off before that.) We didn't hear from them for 2 more days, and when we finally got a hold of them, they had already hired someone to do the work. They told us that $25 of our $700 deposit would be returned to us, and then gave a shoddy receipt that somehow added those things up.

In the last 5 years, my family and I have lived in 5 different rental houses. We have ALWAYS gotten our deposit back. This is the first time we never have. I am sorely disappointed in the way we were treated by this company, and I would warn anyone trying to rent through them to either do the walk-through with them by your side, or just rent from someone else entirely.

We purchased a house last year using Sellers listing agent. Involves Non-Disclosure, as seller (David Clem) didn't mention that the house had history of having mold problems. The seller marked "no" on the Real Estate Transfer Disclosure Statement (TDS) in regards to this matter. My 3 neighbors indicated that the house had a history of mold. Apparently seller rented out house for awhile, and tenants complained about mold, and breathing problems. Realtor & Broker got involved last spring. Broker had a contractor attempt to remediate the problem. It didn't work. Wall has substantial mold/moisture still.
Also, seller hadn't hooked up bathroom exhaust fans to vent outside this house. Instead, hot, wet bath air dumps into attic. Appears to be mold/mildew on roof/joist, etc.

I purchased land with a manufactured home from Century 21 and when I attempted to sell the home through the same agent, he informed me that he could not sell the home because it had an improper foundation. Also, home now has mold and I have come to realize that the area where mold is has been remodeled and has a different window sash which leads me to the conclusion that the seller knew that the wall was deteriorating because of water damage.

My adult daughter, son-in-law and grandson live with me and the affected wall is in my grandson's room. I believe that the mold is adversely affecting my entire family's health and most especially, my grandson's. Because of the foundation issue and the obviousness of the mold issue, I cannot sell my home and I cannot afford alternate housing while I am paying on this home.

Before, I got involved in this training class, I asked questions specifically that if I did not get my license then I would not owe any money. They advertise the training as free training. Well, now he has a collection's agency harassing me. I also have had excellent credit and don't think that it is fair that one of their broker's could mess with my credit for providing me inadequate training. The instructor was not a licensed instructor either. He was one of their mortgage brokers. I participated, but did not finish the training program. I did not receive a certificate of completion. I was not happy with the training. I did not feel prepared to take the test for certification. Throughout the training, they were stating we didn't need to understand the information, that we should just memorize the cheat sheets. They were not sure on the answers during the classes. They used copyrighted materials for the principals book and also Century 21 computer practice tests that were burned off of the masters. I am upset that this broker is scamming people out of their money. I don't feel that the training was valuable to me and now I would need to re-train in order to ever pass the test.

He is messing with my credit and claiming that I owe him $7500.00.
