    The home seems to have been rushed through the building process. So many tiny details missing. No trim in the kitchen, crooked shutters, gap in the front door, bathtub not even finished (5 months after moving in). Everyone was very nice and kind at first and made it sound like they cared and were going to take care of us, but the warranty/customer service is horrible. 5 months in and issues found before closing still not have been fixed. The layout plan of the home is wonderful and may be the only reason worth having a Beazer home. Everything else sucks.

    We closed last year May 2020 in Orlando. and soon after that we notice that the AC wasn’t working properly. We contacted Beazer to let them know about the problem. They send a technician from The service company that installed the unit and he just did a regular cleaning. The problem with the AC continued and the cooling was getting low until it start blowing warm air. I Contacted Beazer warranty people here in Orlando to tell them how I had this problem going on since we closed and the warranty people refuse to listen and refuse to solve the problem under the pretext that we are 5 months past the one year warranty.

    I hired a third party company to come check the AC and they found a leak in evaporator coil due to an improper installation of the line system from day one. I have a report from their own HVAC service company that states that the leak is in the coil (which no one touches it except the manufacture). The unit was slowly leaking out freon throughout the year until it was all gone. Beazer warranty denied both documents and refused to do their duty to fix the unit. It’s really frustrating to deal with the warranty people because their main priority isn’t to fix the problem but rather to run away from their responsibility. The warranty people are so disrespectful and unprofessional. Save yourself the headache and don’t buy from them.

    BEWARE BUYERS: Beazer exudes poor workmanship and poor customer service. I moved in, in July 2021, promises failed and I have a Laundry list of items that have not been addressed. I am constantly told to "wait until my 1 yr walk through and things will be addressed". ONE YEAR ... I have not been able to enjoy my new home due to the lack of response and ownership on 95% of the repairs.

    HVAC seems to be a major complaint with many, comparable to one of my many. After the Master Bedroom "cooked" in the AZ summer, I recently found out that my duct work was kinked in the attic and now have to be inconvenienced of having the ceiling cut out for a day's repair. Question: why was this not caught by the Superintendent or Inspection process? I will be demanding my "laundry list" to be addressed ASAP. I am considering filing a formal complaint.

    We built a second home with Beazer in Oceanside CA. They were good with the warranty for the first year, but although we did not use our home much (winters) they refused to reimburse us for over $800 we paid out of pocket to repair a faulty installed AC. The unit was under warranty for 5 years, and less than 3 years of owning the home, they refused to pay for the bad AC. DO NOT BUY A HOME BUILT BY BEAZER. We just built 2 homes and are looking for a third= NONE OF WHICH WERE BUILT BY BEAZER. We are boycotting them. BAD CUSTOMER SERVICE. Their customer advocates only advocate for BEAZER.

    I WISH I HAD READ THE REVIEWS. We moved into our new home on July 16, 2021. We were so excited and thought it was going to be a great experience. I was so wrong! There are so many things. The house upon move-in (New Home) was dirty and dusty and full of insects. Our beautiful floors were filthy. Moving forward. Two months later we received our first water bill and it was $578. We don’t have a pool. There was a large leak in the sprinkler system and we did not even know. We have turned in so many warranty claims. Our so-called Beazer rep in the Customer Care department has pretty much abandoned us and has not done anything with our claims. (There are other issues. Too many to write here!) All I can say is if you read this and you are considering Beazer homes, GO TO ANOTHER BUILDER!!!! Amira Community Tomball, TX.

    Let me start off with a quick statement. DO NOT and I repeat do not buy from this company. They have an inferior product and a warranty system that is pretty much non existent existent. Our entire neighborhood is having major problems and will be filing a class action lawsuit against this company. I have put in multiple warranty requests and they have either not been completed or they have closed the the case without them even showing up. I have had 2 inspections done on a house before and since I closed. Almost none of them have been addressed. Including a leak in a tub that they haven't fixed in over a year. Do yourself a favor and find a different builder.. This company does not care about you or your warranty problems. They want you to buy and then you will be ignored.

    These house are built so fast they fall apart. Settling cracks over an inch in the ceiling. Floors bouncing, all linoleum floors coming loose, electrical wiring g problems, irrigation problems, I dont see how these houses pass inspection....or do they? Horizontal cracks occur when wind blows. Air leaks through windows and wall plugs. Front yard landscaping has washed away. Air conditioning horribly balanced. Bumps under all of carpet....etc..

    When purchasing my home, I was limited to what I could, choose, change, when reviewing the plan. When I see employees of Beazer, inside their homes, there are items, appliances, etc., that they have that I was never offered. Beazer is unfair and allows any changes for employees but not for the consumer. Unfair and deceptive.

    We moved into our new built home March 2020. Since moving in we have had 2 gas leaks at the stove, 3 roof leaks, wood floor coming up, cabinet doors not working properly, numerous electrical problems and a very severe drainage issue in our rear yard. I would never recommend Beazer, they use non quality material and most of the workers seem like non professional workers who do everything from construction to sweeping the street. Every time I have to call for warranty work or any issue it takes days if not weeks for someone from Beazer to contact me. Their homes look beautiful but soon start falling apart.

    This builder used the worst quality AC: year 1 no heat in winter and one key part was missing. Year 2 and 3 no cool in summer. The AC broke down and lasted over 85F for 2 weeks. The whole family suffered a lot. Two kids under 2 got Prickly heat, my wife and I got heatstroke! The warranty covers only 2 years and I have to spend about $1,000 to repair the AC by myself. This was awful experiences just because this builder used the worst quality AC, and never installed correctly!!!

    I bought the townhouse a couple of years ago (Brand New) and started noticing a lot of damages since they used the cheapest material available in the market. The roof shingles started flying around and there is a water leakage all over which is really upsetting. Their workers forcibly requested us to write the good reviews for them at the time of move in and promised to fix the damages like cracks and stuff and when I approached them they simply denied and ignored my calls. I wouldn’t recommend it to even my enemies. STAY AWAY FROM THIS BUILDER!!

    Beazer Homes doesn’t even deserve 1 star. One week before closing May 2021 the walkthrough was a disaster. As soon as I pulled in the driveway I noticed a dent in the garage door and the rest of the house went downhill from there. The workmanship was the worst ever and when I asked why this walkthrough was so bad their response was “mistakes happen”. It was more than mistakes. It was poor sloppy work throughout the entire house. The upgraded kitchen cabinets were all crooked and not seemed tight enough. They looked like they came from a seconds store.

    he windows creaked and groaned and were hard to open and close and some I couldn’t even get locked. The upstairs bathroom floor felt like I was walking uphill as I went in and when I put a level on it it was so uneven the level itself actually rocked back and forth. The shelving unit in the linen closet was installed so crooked the towels would have rolled off. Every door had dings and dents and the walls were also dinged and just painted over. I could go on forever but lucky me I got my deposit back because I threw such a fit. They told me to stop taking pictures of all the damages and walked me out. So glad I am not moving to a Beazer Home in Millville, DE.

    Bought a Spec home from Beazer in 2016 as it had everything we were planning to build new from Beazer. Got a good price after weeks of negations. A quick summary: Beazer homes are made to look amazing from the outside and inside only for one to find the material and appliances used are of the lowest grade. The first year our master bedroom exterior wall began to leak inside when it would rain. Touchwood our Beazer builder was amazing to fix issues in warranty and after warranty. Note Beazer will do nothing if your builder decides not fix issues if even in warranty. The builder came out and fixed the issue stating, "We saved you $2500."

    Next issue are the appliances ($199 is the cost for some of them) after we looked them at Lowe's, and Home depot via the model number by Whirlpool. The microwave kept breaking. Got one warranty repair after which Whirlpool refused to fix it. So we threw it out and got a Samsung. Next issue the Whirlpool dishwasher works when it wants. (Gave up) fighting with Whirlpool. Waiting to replace it. We even asked Beazer to remove the appliance's so we can put in our own. Beazer stated they can remove them but we are not reducing the price anymore. When you're using $199 appliance's save everyone the trouble and install nothing.

    Another issue starts with Goodman HVAC which is known to have issues. The AC company even stated Beazer just gets a bulk of these and does not test them after installing minus making sure they blow cold air or heat. Ours died. Took 8 weeks to get the warranty part and $800 dollars to get it fixed. (Seems) even if you build the house one cannot select another brand of HVAC. Master Bedroom faucets and showers head become all loose - no matter how many times you fixed it. Another replacement item coming. Master Bedroom does not have proper insulation for winter the room is always cold (Knowing Beazer they are too cheap to spray foam). Master Bedroom toilet is missing an air vent to heat it during winter (Another cost cut by Beazer). Family room does not have enough lighting. Serious Beazer you couldn't install more lighting in the ceiling with the fan.

    Beazer was nice to run Ethernet cabling as to a Spec home but another cost cut was leaving it in the attic rather than bringing the cables down to the office or another room where one could easily install the router and switch. The kicker they did not put the Ethernet plugs on the other end. Just left the cables cut. Another (cost cut by Beazer). Media room is not properly designed to install a projector so only a larger TV will fit. What is the point Beazer of stating the house has media room if you do not design properly in the right way.

    If you're buying your first house and it's not your last house then Beazer is good for starter house but if this is your last house that you plan to retire in. Then stay way from them. This is a starter house for us, and are not retiring in this one. But the cost cutting by Beazer is beyond words, and short cuts used to build it is shocking.

    My name is Darshanand **; I recently purchased and closed on a Beazer Home on September 29th. This is the absolute worse company to purchase a home from. I have had so many issues with Beazer prior to closing, going all the way through to closing and living in my newly built home... Our first walk through; 7 days prior to closing; microwave was in installed but no outlet to plug it in; dry wall In master bedroom was swollen; scratches/digs in wall throughout the house; stand up shower tile was Broken; several damages in the wood floor; spindles on stairs were rough; causing it to get stuck in our finger; it was not stained; toilet bowl and bathtub had rusted stains; and can light and AC was not installed neat; there were spaces between the ceiling and the vent and lights...

    This was all pointed out to the contractor Garrett at the moment; and he told us it would all get fixed prior to closing... Now on our final walk through one day before closing; none of the above items were fixed; he then promised us that once we closed it would then get fixed with 3 days. He gave us his word.... It's been weeks and it still hasn't been fixed. On the day of closing then they were cutting a hole in the newly built home to install the microwave outlet...

    Upon moving in; the garage reset button started to trip causing the outlets to stop working; when I called the contractor Garrett he gave countless excuses prolonging it to take 2 weeks to get fixed... Garage concrete has a crack all the way across. Garrett says it's normal and refuses to fix it... Outlet were not sealed properly and we were told that it's how it needs to be...Grass was not planted properly. It started dying with 2 weeks...backgates were built too small that a lawn mower is not able to get through it...the contractor Garrett came out, measured it; admitted that it was too small but REFUSED TO FIX IT... Instead he chose be rude; and disrespectful to my wife and I...

    The main problem is that the contractor was NEVER on sight to overlook the job being done....Upon living in the house for 1 months and a few days none of that has been fixed... Garrett had told us if we give him a positive review for even the things he did a horrible job on then he would get all the things fixed...and to this day it still hasn't been fixed... Stay away from Beazer Home...especially if it's being built And supervised by Garrett...save your money & time...chose another company...     Please do yourself a favor and DO NOT buy a Beazer home. The agents lie about everything just to get you to buy! Our neighborhood, Surfside Plantation, in Myrtle Beach, is still waiting for the pool, 2 years overdue! And they are blaming Covid! They give you a 1 year warranty with the house, 366 days later and in the middle of Covid, they don’t want to hear from you. Shoddy workmanship in every area! The president of the HOA, A Beazer rep, won’t even talk to the HOA board or residents! Beazer is the worst!!

    We put $5000 dollars for earnest monies on a home. My husband had gotten furloughed and he informed the bank the same day. They said we were still approved for our VA loan. We waited for husband to go back to work. Unfortunately due to covid they never opened back up. Beazer Homes is refusing to give us our monies back. Not only did we lose our home, and job, now the monies too. Believe me our pride took a huge hit and our kids were let down, so much feelings hurt through all of this. I cried on the phone to Josh ** asking for our monies back and to have some understanding about the situation with covid that isn't our fault. He did not care.

    The director of sales guy Edward also sent an email stating that he knew our situation and still refuses to give us our monies. Heartless people. We even found another job but it was temp job and they laid husband off as well because of the pandemic. These people don't care that we are out of a home, and job, and then they make matters worse by not giving us money back that obviously we could really use in our situation.??? I hope everyone refuses to buy ** until they give us our monies back. It's not right! Shame on beazer homes for how they treat veterans and families at a time like this!!

    I would strongly advise against buying, or building a house through Beazer. The workmanship and materials are all subpar. Their warranty service after the sale is even worse. You pay a quarter of a million dollars, or more, for a product which begins to fall apart immediately based on our documented experience. They only guarantee their work for a year, and you have to fight them for that. We are not alone as our neighbors have had the same problems. Run to some other builder!

    They misrepresented the financial obligations until it was too late for us to withdraw without losing our deposit. They gave us no options and would not try to help us with any issues or concerns. The person we dealt with was often not available and there was no one else able to help with questions.

    After purchasing a house in Katy Tx October 2019 I had been living the worse nightmare ever, issues with appliances, interior paint, doors, fence boundary issues, low quality from entrance to exit, too many finish issues. Beazer doesn’t really care care about quality or customer satisfaction, the way they work and the people they hired to work building their houses are not qualified, they don’t supervise to give a good product to customers, they just care about taking your money first and then treating you bad and trying to avoid their responsibility. The way they work is terrible. Just go to a house that is in process to finish to see the tremendous mistakes, debris on top of bathtubs, counters, definitely destroying what they supposed give to a customer.

    They try to blame you for their mediocrity and make you claim a warranty for something they are responsible, their representatives are lack of customer service quality, they treat customers so bad and attacking their honesty and try to get you confused at all, I advise people to avoid Beazer Homes if you want to have a good a beautiful experience purchasing a home. Terrible quality and poor finishing on their homes, customer service can’t not even call service, is a customer treating service. Please don’t purchase with Beazer Homes, the market is full of good and honest builders that offers great houses and great customer service, I regret for the rest of my life to use Beazer for my house, terrible and worse experience ever.

    My wife and I bought a home in a subdivision built by Beazer Homes in Southern Nevada in September of 2018. The 495 page purchase agreement contained a 2 page addendum stating FEMA may place portions the subdivision into a Special Flood Hazard Area at a later date. At the time of the purchase, the subdivision was located in an area of "Minimal Flood Risk" according to FEMA.

    A year and a half later, we find ourselves living in a subdivision threatened by a 100 year flood risk and the possible added expense of of rising yearly flood insurance premiums and lowered property values. The addendum was placed on page 48-49 of the 495 page contract. When someone is required to read and process that much information at one time, I believe it's pretty easy to overlook that sort of information. I think it was Beazer's intention for potential buyers to overlook this and other negatives about this subdivision.

    The addendum didn't even state the changes to the FEMA map were definite but a possibility. Further adding injury to insult. Now we are stuck with a home that we may never be able to sell because of the inherent loss of value of being located in a located in and near an Special Flood Hazard Area. So the moral of the story is, if the price of the home seems to good to be true and you see red flags when reading through a Purchase Agreement and the home is being sold by Beazer, save yourself alot of future grief, anguish and loss of money and go buy a home from another home builder.

    I just closed into a home on Bridgeland (Cypress/Texas). They promised a ton of things but did not keep any of those. Building quality is below average. I had to inspect the building work every day to avoid major problems. Stay away from Beazer Homes if you want to buy a beautiful home and protect your money!!!!

    This development is the worst ever. Beazer promised a shopping center which the property is zoned for. Instead they are so greedy that they want to put two more buildings and increase traffic, use of our clubhouse which does not accommodate the current residents, and they manipulated the parking spaces so that 3 buildings use 1 parking lot.

    In order to comply with zoning there has to be a certain number of parking spaces overall. So, the buildings first built have the most parking spaces and the remaining set of 3 buildings got the remainder. Absolutely every day all of the parking spaces are taken. Guests, family, and friends don't have any space... These residents are parking on the sidewalks, on the sides of the lot. Due to the failure of beazer to implement sufficient parking spaces; this is a major war zone! At every community meeting; the parking problem is the most debated and heated topic. The first buildings have the extra, plenty of parking spaces needed for the last 3 buildings. If we knew of the parking ahead of time; we would not buy here. Further, we saw the master building layout that beazer is not honoring with the promised shopping center.

    This was my first home buying experience and I learned the hard way to never again buy from Beazer. I purchased my home in June of 2005, and still own it almost 15 years later so I have a very good understanding of the workmanship that was done, or lack thereof. While under contract (new construction), the sales ladies lied to us and told us that our community pool was actually one of our adjacent neighborhood pools, which understandably caused tension when those neighbors started complaining that we were using their pool. Our pool was to be built after all our homes were built. I bought during phase one so I had a long way to wait.

    The Beazer mortgage broker was awful to deal with. Fortunately, I had a wonderful real estate agent who didn't let Beazer bully me in that department since it was all new to me. The HVAC installer didn't use any PVC cement on the 90 degree elbow where the air conditioner condensation pipe drains out of the house. Over time, the joint became loose and all the condensation began draining inside one of my bedroom walls. I didn't realize it until I moved a piece of furniture and found a huge area of fuzzy mold on the wall. I had to strip the whole wall open and found black mold everywhere. The gas was never turned on, and unfortunately was not caught by the independent inspector I hired. I have gas heat, so it got pretty cold in the house before I could get this fixed.

    The flashing around the fireplace was done incorrectly and leaked for years. I didn't know it until I opened up the wall to install a Murphy bookcase and found water stains and corrosion all over. Oh, and I found a hoodie laying right on top of the back of the fireplace behind the drywall, covering the holes next to a sign that says "do not cover these holes, fire hazard." I thank God that my house did not burn down as I have had dozens of fires in that fireplace before I found that sweatshirt!

    My driveway cracked significantly, most likely from settling resulting from improper packing of the fill dirt that was brought in. I could literally go on and on, there are so many details missed...holes that were drilled in the wrong places that were sloppily filled (that I missed at the final walk through), stains in the carpet from a worker spilling a can of soda on it, cracks in the concrete subfloor (and I live in a heavy subterranean termite area), poor paint jobs, and on and on. It's pretty shocking, really. I've become very good at doing repairs myself as this buying experience has led me to trust no one and knowing I will do a better job than someone who doesn't give a **, like Beazer.

    STAY AWAY. Beazer Homes claims to offer custom homes. The only thing custom about their homes are the mediocre finishes you can choose for the inside. They’ve already chosen the floor plans and what the exteriors will look like. You don’t have a choice. They also show things in their model unit that they don’t offer to the customer, like not allowing a full shower without tub in a second master suit.

    Also, make sure you ask which fireplace you’re going to to get before you spend $2,800 on the stacked stone. They might install a ventless fireplace which allows all of the heat to escape and go straight up the wall and burn out your tv. Because it’s stacked stone, they don’t install a mantle like they do on other fireplace surroundings without stacked stone. The model unit shows a vented fireplace that allows the heat to be vented outside the house to prevent these issues and we were unaware that they offered anything different than shown in the model. God forbid you have to deal with the warranty department because they take zero ownership. I will never buy a beazer home again.

    I purchased in Clarksburg Maryland 7 years ago. Had issues (hvac improperly installed, floor damaged by workers boots). Repaired before I took ownership. Fast forward 7 years. Scheduled maintenance confirmed that my hot water heat was installed with plastic pipes and the pan under the tank is too small so overflow would be a disaster so the tank must be replaced. The spigots spray in odd directions and must be replace (my bad, I never turned them on). I opened the wall in the 1st floor closet to create storage and discovered uneaten food and soda. BEWARE.

    I recently tried to buy Beazer Home. I used a outside lending company. (They actually threatened me.) They tried to force me to use their lending company. Beazer would not talk to my lender for almost 3 weeks. When the lender finally got Beazer, the Beazer people finally got the lender and I have the money no one wanted to close because of the holiday because of the Thanksgiving holiday. When I decided this was no longer worth the stress and asked for my deposit back they said, "No, you had 21 days." Well in 21 days there was no decision made yet.

    WARNING go somewhere else with your money. Beazer is not the company for you especially if something goes wrong in your life and you asked for your deposit back. When I signed the contract I told the agent I did not have my glasses. I’m 65. He said, "Oh it’s nothing, the only way you wouldn’t get your your money back is financially." Well it was financially because the loan never did come to fruition so we never closed. Oh don’t worry I’m going to expound on the loan company too. Beazer does not give a damn about you especially if you are not the elite people that they want in their homes.

    Bought my house in August and wanted to change the bathtub and shower in the master bathroom. Had a company come in to start it, had to do a mild test before they could put the new tub and shower in. Less than 30 days of living here and I found out there was black mold in the bathroom. Beazer says mold is in all houses, they can’t control that. Those were the words I heard from a representative. Do not give them a chance like I did, thinking they had improved since being sued years ago for the same issue.

    Once Beazer got out earnest money, they stopped being helpful and customer service oriented. The upgrades we ordered and paid for were not installed. We did not find out until after we moved in there was no exhaust vent installed for our furnace, so the exhaust was blowing back into our attic. Our electrical outlets were covered with drywall. Our driveway had large cracks on it after only living in our home for two weeks. These are just a few of the many problems we had shortly after moving in and while we were having our home built.

    Now, just 24 hours ago, during a heavy rainfall, our smoke detectors were activated, and upon checking the house, I discovered water pouring out of one of my smoke detectors. We contacted Beazer, and as usual they did not want to help, and we were told they were not going to send out a roofing company to inspect and repair the problem. I just want to say that if I could give Beazer a zero star rating I would, and I cannot believe they are still in business.

    We purchased our home in Pahrump Nevada in March 2019 and it has been nothing but requests for repairs since day 1. The quality of work is horrible especially beings they're slapping up a home in 1 month. All of my neighbors agree if we had only known we would Not have purchased a Beazer home. Poor quality of upgrades as well as the standards that come with your home. We paid over 12,000. In upgrades and still ended up with low quality items and items to be repaired. Getting a repair done is also a joke, they have 2 residents come and do most of the patch work themselves. Unfortunately if it involves anything major don't count on having it fixed correctly. Just do your research before you buy.

    The houses are pricey but worth it. The whole construction process took about 5.5 months. Beazer was the only builder that provided me the floorplan that I couldn’t find anywhere else. The workers made A LOT of mistakes but we were very involved so they fixed the issues before the next stage of construction. My builder was great and fixed everything that we pointed out. If we hadn’t been so involved, we would have had A LOT of house problems. So, that's my piece of advice.

    I was looking to purchase a home on Marietta Drive and the experience was not good. It started out well until they got my earnest money downpayment. A few weeks later I stopped hearing from my salesperson. We started communicating August 5th 2019 to purchase a home and I didn't hear from him after August 19th. I tried calling every week multiple times and never heard back from him. Email, text nothing. After 1.5 months of trying to get in touch with him I gave up.

    Originally they tell you that you can make design choices and back out anytime and get your money back. Well they just tell you that to cheat you out of 1k. They tend to buy large amounts of land instead of little by little so they are taking a big risk which is why they cheat you out your money and tell you anything to get you to sign. Me and my wife were very excited about the home. I wish I came to this site first. Seeing so many people get cheated means the company is no good! That's why they can afford to take risk is because they take your money, tell you that you can get it back with no issues, then say "oh well you cancelled it so you can't get your money back." Don't believe their lies! Although the Ryan Homes don't look as good that are right next door, they have a better experience. Buy from the other builders in the area. Same amenities in parkside.

    I bought the property at ** in the Morningside neighborhood of Atlanta, GA. If you google this property as of today it shows a 3 story above ground, 4 bedroom/3.5 bath property. After purchasing the property I showed up to the design center to pick out finishings. They revealed to me that it is in fact a partially submerged property as that is the permit that the city of Atlanta has granted them. This is not at all what is being advertised nor was this disclosed to my realtor and I.

    I am trying to get out of the contract and get my earnest money refunded but they are only willing to entertain this if I sign a document that simply states "Buyer's Remorse" as the reason and then there is still no guarantee my $5,500 will be refunded. The sales VP will not return phone calls or emails from my realtor and their sales person who never even stepped outside the model home to show us the development is flat out being dishonest. I honestly can't believe that they can get away with false advertising on so many real-estate platforms when they well know that the home being advertised is not what you can actually buy and this is not at all disclosed upfront.

    I purchase 4 investments properties at their new subdivision Magnolia Farms in Hermitage. They are very nice before you buy and will promise the world for you. The quality is worse than go to Home Depot and build your own house. Feels like bunch of kids was watching YouTube and build a house. The warranty is the worse of all. They promised to fix everything and never keep their word. See my pic and it’s only within 2-3 months!!!! Save your money and go elsewhere...

    One Star is too generous. We purchased a Beazer built house in 2010 outside the Tampa area. The house was built in 2003. Every time we have had to make a repair or upgrade something we discovered more ways Beazer cut corners. First of all in 2013 we had roof leak issue. We called Beazer about the problem and, of course, they said the 10 year warranty had expired. They finally agreed to fix the issue but on our expense. The windows are a total cheap joke throughout the house. Out of 17 windows...2 open and stay open. The others have broken springs/mechanisms so the window weighs about 50 lbs when you try to open it and you have to hold it up with a brick (using a hardcover book gets crushed). So needless to say we don't open most of the windows for fear one of our cats will get killed if it should fall. We did have several replaced so far and the way they original ones were installed was a joke too.

    Now...onto the AC issue. We replaced the 2 AC units (2015/16) we found out that both outside units shared one drain/pipe. Each unit should have separate drains. Another corner cut by Beazer to save money. Some electrical issues...we smelled something burning or smoldering but couldn't find the source for quite some time. When we finally discovered the problem it was a faulty wired electrical outlet. The electrician had much to say about that. When we had to update the master bath due to a leak from a cracked shower pan, the bathroom had to be totally gutted -- tub and shower. The contractor informed up that instead of placing the 2x4's a standard width apart, Beazer decided to place them a further width apart to save on 2x4's.

    And now we have a roof issue on a 16 year old roof. What a surprise. We had a house inspector examine the condition of the roof and we were again informed of more short cuts by Beazer. I guess a roof has 4 steps to it....plywood, tar paper, tar or similar adhesive, then the shingles. Well Beazer omitted the 3rd step and placed the shingles directly on the tar paper. The shingles come up rather easily due to that. So to sum up a Beazer home....Don't buy one. They are one of the worst Builders out there!!!! Don't throw your money away on Beazer. I do not recommend that anyone should consider buying a Beazer Home.

    Unfortunately I purchased a premium lot and had my home built by Beazer. I was told by the construction manager that the shared driveway beside my home would be for the two homes behind me for access to their home and exit from their home only. Unfortunately my neighbors use the shared driveway, which is next to my for parking of 6 cars. I would have never purchased that particular lot had I known it could be used for parking of unlimited cars. My neighbors have destroyed the grass on the side of my home, and that many cars parked on the side of my beautiful home looks like we live in the ghetto. Beware of Beazer, they are going to say anything to make you purchase a home. Who in their right mind would pay a $10,000 premium for the lot alone, to then have multi-polar cars parked next to your home and the grass ruined beside it? Nobody, that’s who!

    While working for Beazer Homes, I discovered excessively high premiums on home sites which had an East or North East orientation. I am originally from India and I am familiar with the practices of Vaastu Shastra. The importance to have an East or North East facing lot is a requirement for many Indians who religiously follow Vaastu. I was selling to a vast majority of Indian buyers who were seeking these specific home sites. I reviewed other Beazer Homes communities to determine if there were justified premiums on those specific home sites and I saw a pattern of unreasonable premiums on all of those specific ones. I felt this was targeting the Indian community based on their spiritual beliefs which was a direct conflict of interest for me.

    After speaking with my general sales manager about my concerns, I was told "if they want it bad enough, they'll pay for it". I was removed from the Howard County community of High Ridge Meadows in which I was selling and placed in a close-out community in another county alongside a sales rep who had long running established leads. I am in pursuit to get justice for the Indian community as it is very relevant to my culture and heritage. I will not turn a blind eye to this unfair practice. At one point, Beazer's attorney, Joe **, reached out to me indicating that Allan understood my concerns after a visit to the Maryland Division and offered to come to an understanding of sorts to put this behind us.

    An understanding was not reached which is what brings me to the reason for this message. I am scheduled to speak with the Howard County Civil Rights Commission this week. I will be signing an affidavit clarifying what I witnessed along with the names of buyers that this practice has directly effected along with the names of many individuals who work within the new home and real estate industry. It seems this is an "unspoken" practice.

    Unfortunately Beazer Homes chose to turn a blind eye to the reality of what they were doing. I am told they now apply premiums on the majority of their home sites in all of their communities regardless of orientation so that it can appear "fair and reasonable" or better to cover their tracks. Had they taken any accountability for everything that I witnessed, experienced and suffered through, I would have closed the chapter on this with no investigation pursuit. But it appears that there will be a domino effect once the investigation begins.

    A pretty outside covers poor construction using the cheapest possible materials. A contractor who did one of many repairs for me told me he worked on the original home construction but quit due to the insistence by Beazer on speed over quality. This company puts profit first and customer last. I have had to repair roofing, gutters (much too small to handle the water flow), microwave venting, and floor tiles, replace windows and gas fireplace, and reinforce kitchen shelving after one collapsed due to lack of support. Luckily I wasn't standing under it at the time. The house was built in 2004 and none of this should have had to be done. Don't buy a Beazer home.

    My best friend Lisa ** is having her dream home built and is getting the runaround. House update.. So our projected 200 day finish date 6/23 has come and gone. We were given an updated scheduling timeline on 6/17 with flooring being scheduled for 7/18. We were just informed the flooring isn’t currently scheduled now until 7/22. Their timelines are a JOKE!! The lack for communication within the company is still lacking. The “REALITY” is just keep pushing out the final date.

    Yes everyone the roof was repaired after several attempts and lots of emails. The bath tub still has a leak but Reality is claiming it on the manufacturer. Claim was made. Unfortunately the paperwork was lost. On a positive note... there have been a few items completed the last two weeks which we are thankful for. (Some electrical, countertops, sinks installed, shower tiles). There are still several items needed to complete this home.

    During the first year my wife and I have suffered a great deal of mental stress, enough to develop Alopecia Areata, due to the amount of time involved in getting the developer to fix myriad of issues that the developer left behind. Below is an example: Discover that a cabinet cannot be opened due to extreme proximity to another cabinet door to the right. After numerous calls and e-mails over 3 weeks, finally manage to get someone to come over and take a look. During the inspection the cabinet workers damages the cabinet. Cabinet worker takes measurement and leaves. After numerous calls and e-mails over 2-3 weeks, the developer tells me that new personnel has been assigned to my case. The require someone to come over to take measurements. Cabinet person shows up, takes measurements, and tells me I need to wait month for parts to arrive. Cabinet is fixed after 2~3 months since initial request.

    I've had customer service changed I believe three or four times in similar manner, which would start the entire process all over again, leaving us with enormous amount of stress and significant time wasted, not to mention the PTO's we've had to take (about 2 weeks). FYI I have all texts, calls and e-mail records that amount to about 1000 communications.

    We chose a peach color for our house, they painted it gray as we asked for another rep and it made her angry. It took Beazer 7 months to fix the shower leak we called in day one. 7 months until we could move into the master bedroom as the carpet was defective the rep initially told us to be careful. I have 3 showers, for the first 7 months normally only was one operative. The handyman company put water soluble sealant in the showers so I had to have that replaced twice as the rep said I did not let it dry for three days. The handyman said 24 hours. Being an aircraft mechanic I work with many different sealants and none take more than 12 hours to cure.

    The house was full of defects. 25 holes drilled in the walls above the cabinets, they put a piece of mortar in the 3/4 inch pipe in the slab. It took the plumbers two times and 10 holes in the wall to find the mortar and the piece of tape. We had low cold water flow. The tub made a cracking noise, Beazer had the handyman company put expanding foam sealant under the tub. They did it wrong so when they removed the tub it took much longer, the tub had to be cut out and they damaged the door.

    Baseboards had to be replaced, the sliding glass door had wind leaks because they did not put the strip in place. The semi frameless shower the one glass panel was warped so the opening by the door was too wide and it leaked there. The floor was level so it leaked there. The door was at an angle so the tile people had to pitch the floor and replace tile. It took them over two months to do this after they took it apart. For two months I had the glass form the shower in the master bedroom. The glass panel they installed the one was cracked and the other scratched. Tempered glass does not crack.

    The drywall was absolutely horrible. They put a damaged piece of drywall on the back porch ceiling and then put a bunch of plaster that sagged and cracked. There is gray and tan paint all over the soffits, the window frames, the window screens. The toilet seats came unlocked, had them replaced twice. The garage entry door and the main entry door were keyed differently so the key went in two different ways. Beazer said nothing could be done, ABS doors said it was a 2 minute job. They tightened the handle on the door so tight it cracked the door.

    I asked the builder how much it would cost him to build our Redwood house, he said $99,000. Beazer charged me $404,190 so they made at least $200K on the deal. You would think they would have quality work, no. I had to pester them the whole time to get them to do anything. At the end the coordinator was very helpful and got things done. The warranty reps were totally worthless. I contacted Ryan the manager, I threatened to write a review and he sent me this email: "I apologize for the lack of communication on Beazer’s part and my part. The rep is checking with Advantage Glass, NWP and JB Hunt and will have answers for you shortly. There’s no excuse on the lack of communication from the vendors and Beazer. Moving forward the rep, will contact you regularly until repairs are completed."

    This never happened, no change before or after. Don't take my word for it, look at the rest of the reviews on this site. We spent hundred of hours while the substandard work was addressed. Beazer is a horribly dirty company that cares nothing about the buyer. The irrigation company they hired was terrible. I had 4 leaks, 10 sprinklers that were defective, buried too deep, not pointing in the correct direction and it took them 10 trips, three on just the one defective sprinkler. The first day we moved in 4 bad circuit breakers, they would up changing all but 2. One they changed 3 times. I kept all the emails and texts with all the problems so I can verify all that I have written here.

    We bought a new house from Beazer a year ago for about 600,000. Less than a year the air condition stopped working. Vacuum cleaning was built with the house which was costing us about 3500 but it doesn’t vacuum good and not really picking any dirt from the carpet or the hardwood. I am considering buying a new vacuum cleaning for my house.

    We bought a brand new home 5 1/2 years ago in Summerville South Carolina in Felder Creek phase 2. Last year the whole siding of our house is all melting and there are huge gaps which can cause damage to our home. We contacted Local Beazer Homes and they said it’s not their fault. Yes it is your fault. You should not have used low E windows So the glare from our neighbor's windows melted the whole side of our house and Beazer will do nothing and it’s happening to homes all over the United States with Beazer homes and their vinyl siding.

    Beazer put in cheap windows in all the homes in our neighborhood causing the reflection to melt other siding. The window company stood behind their warranty, however Beazer would not with the siding. After many calls and nearly 6 months they told me that my repair was not warranted. I'll never buy another Beazer home!

    Totally having to replace our roof after six years, is unacceptable and being told that it is not under warranty. Several neighbors are having their roofs repaired as well. That's disturbing. We had to go through homeowner's insurance to have it replaced. A roof is major and how can the warranty be so short.

    Very unprofessional. We were purchasing a home under a 30-day contingency, when the 30 day came near our sales representative stated that, "Your 30 days is almost up and you're going to lose your home!" I was shocked by her unprofessionalism. Later we went to design and she stated that we should be careful in our color and design selections because they may have to re-sell our home? So sad and disappointed. We really loved the home. It was our dream house. We spoke to a supervisor and he suggested we should just part ways and refund our deposit. Just poor customer service.

    We put down $40,000.00 in earnest money in a home in Colorado for my mother. When her health to a turn for the worse we consulted with the builder who told us that since they hadn’t even broken ground on a home we wanted to purchase was only in pre-construction phase of building, we would be getting the money back. The house wasn’t to be closed in for another year as building had been pushed out by the builder. Another factor was $20,000.00 was only for upgrades not yet purchased. Once the papers were signed Beazer backed out of their agreement. After a long battle and threatened with an attorney, they would only agree to transfer the money to another property, in a totally different city. This never happened either, as I am told, at closing, Beazer refused to work with Title company. No deal. In the end the money was all lost. There is no honesty in this company. Emails to builder went unanswered. There are so many other honest builders.

    Please do not give Beazer any of your business!!! They lie to you to get your hard earn money. I was told several times before I put my money down if my loan doesn't go through I would get my earnest money back. I put down 16,000. I was denied the loan and when requested my earnest money back they did not want to give it to me. I am now in the process of suing and trying to get a class action lawsuit started. It looks like they have been taking people money for years now. They are cons and I don't know how they have been able to continue stay in business doing this to people. We have to do something.

    Very misleading. Warranty service tells you they are available but turns out it is M-F between 8 and 5. Then when they flood your home, they do take hours to respond and then do not show up to finish the work. I still sit here with a house their electrician flooded that has not been repaired. Every home in this neighborhood has electrical issues, landscape issues, quality issues and much, much more. The warranty reps tell you one thing and then state something else when called out. I recommend you find a different builder in the Dallas/Fort Worth area.

    Totally misled with price and they lowered all price by $20k right after we signed. The trades they have come for repairs are TERRIBLE. At walkthrough we had MAJOR ISSUES such as ALL the kitchen cabinets obviously scuffed and the island quartz scratched the whole length. Is there no quality control? Their title company for the closing royally messed up screwing us out of about $800. Still waiting for about $200 of it back and this has been 2 1/2 months.

    I purchased lot 443 at Sawgrass. This was the worst experience, I have ever had with a builder, being myself a contractor in NYC for the city of Ny. My deal was a cash offer. On my walkthrough prior to closing, I made them aware of all the flaws inside the house. Also my pavers was naturally sinking. I mentioned what was happening to the builder and he said do not drive on it. One week after I came back for the final, nothing was addressed. The builder was on vacation. I had another rep did some of the major items, and they said they have a timeline to repair these items, so I closed. Upon coming to the house I drove on the pavers. It sank 3”. I removed one and I found water, beneath the pavers. The builder turned off the main, not it’s a problem to fix the issue. They lost a second deal. My wife went to Taylor Morrison and purchased another property, stay away.

    I’ve been battling for 3 1/2 months on my floors. They’ve already replaced 120 tiles and made a huge mess in the process. I’m still looking at at least 60 more tiles that are beyond bad. They claim they’re allowed up to 1/16” in lippage which is height between tiles. This has and will continue in falls and hurt toes. They are coming back on Monday to finalize what tiles they will replace. I will update as anything good happens. Thanks for reading.

    BEWARE of Beazer Homes at Windermere Isle in Florida, especially their sales agent Tatiana ** and her boss Heather ** (General Sales Manager!). DO NOT trust anything these unscrupulous sales people tell you because they use unethical 'Bait and Switch' sales tactics to attract customers, which is disgrace to their profession. My wife & I recently tried to purchase a “quick move-in” home in Windermere Isle at 8460 Elba Isle Court, and submitted an initial cash offer on 11/02/2018 verbally through our realtor, Mr. Hamid ** of Platinum Realty Int'l.

    Next morning at around 11 am, we went to see the home again and met Tatiana. She told us that she had been trying to get hold of our realtor to communicate the good news that her boss (Heather **) would accept our offer if we could confirm by 1:00 pm and sign the contract right away as there was another interested party; in addition the home needed to be closed by the end of December, 2018. We and our realtor fell under pressure, and agreed to the terms and conditions of this cash offer by 1:00 pm, signed the contract via "DocuSign" and paid 10% deposit money via check all within an hour on the same day (11/03/2018).

    After signing the contract, we felt confident that we would get this home and initiated our plan to close the new home and move before the holiday in December, and rent out our current home from January 2019. Four days later to our dismay, I received an email from Heather on 11/07/2018 stating, “There was a competing offer for that home on the same day that was higher and that is the offer we accepted”. These so-called sales people of BEAZER homes utilized us as bait to get higher offer from another buyer!

    I would give them zero stars if I could. We have been dealing with a major issue related to drainage and soil erosion since closed on the house almost 2 years ago in the Brightwood trails community and Beazer Homes has been delaying the process month after month with false promises of getting it done. It seems their land department does not do their homework properly and rest of the staff has no idea what they are doing.

    While the house was being built they went through 4-5 project managers and every new person had no idea what was supposed to be done. They failed the city inspection due to improper drainage in our side yard and somehow fixed just to pass the inspection but a year later during the warranty period it was revealed it was never fixed to standard and they had redig our side yard again (3rd time) to fix it. In addition to that there was no provision of drainage/slowing down rainwater in our backyard due to which we have been constantly loosing our flat area in the backyard and now they have to involve the city of Durham again because their land department never did their homework properly. Please do not trust what they say just to close the deal. They are absolute worst at customer service and have no inclination to care for their buyers.

    I have witnessed Beazer Homes applying excessive home site premiums on lots which have an orientation that many Indian buyers need for their spiritual beliefs. Beazer KNOWS they are doing this shows little concern that this practice targets those who practice Vaastu. While the premium may apply to all buyers, the actual value applies to one major protected class. Something needs to be done about this unfair practice. I experienced retaliation from management when I approached this issue. I was told by management "if they want it bad enough, they'll pay for it!" - "they" being the Indian buyers.

    Be very careful. They hire the cheapest help which turns out to be the cheapest product or service. Stucco on outside of house is terrible and now they can't explain the streaks all over the outside. Sherman ** assures me it's not the paint. Beazer says its home maintenance seal the cracks... well there are no visible cracks in the areas that is discolored. Now that the community is sold out they really don't care what the houses look like and also my Goodman AC has had $2400 in repairs the last two months. Warranty is parts only but I still have to pay 1200 for labor. I am so frustrated with my 2 yr old home and I also have a broken toilet that needs to be replaced that I never saw when we moved it. It's a hidden problem. Good luck with Beazer. Of course the buying process was easy.

    Everything went smoothly in this new home project. The follow-up has been great. Also, the sales process was seamless. I hope that my follow-up review in 6 months will be as glowing. The financing provided was first rate. As far as deficiencies, there were Zero! Details like rounded corners bead that were included were great. Love the sprinklering throughout. The faucets and door hardware were very good as well. In sum, I really do not have one single complaint.

    My wife and I, built a home with Beazer and we were very happy to be able to do so. Well, then things went the way we didn't EXPECT! Well after a month into our brand new home, we started having problems with the doors opening and closing without it making a LOUD noise, the they claimed to have FIXED the problem, to the point where we had them come out again to readdress the same problem, that we had the first time after 3 times of them coming out to fix this problem, they finally fixed the problem.

    We started experiencing DOORS HANDLES, yes you heard me correct DOOR HANDLES, falling off doors, the one to the laundry room, the one to the door going out to the garage and the one in the guest bedroom, they fix that problem. We are now 3 months into living in our BRAND NEW HOME, when we have 3 day blinds to come out and give us measurements for our windows, when the discovered the measurements for the kitchen windows were different, well we find out that the left kitchen window was BOWED, yes you heard me right, BOWED!!! We noticed that ANTS, were coming in along the back wall and found out they had revered, caulked the wall and after looking taking a closer look that wall was BOWED also. We had lights installed, over our kitchen island, all of the wiring was done according to our build out, well although the lights were turned off at the switch it still was live.

    You can definitely find a better builder than Beazer Homes, their claims are that they build a quality homes, they throw homes up sadly without ever doing a thorough inspection, and then get and at the client for having grave concerns. I wouldn't recommend Beazer to anyone I know, even my enemies, if I had any. Deb, was very professional and knowledgeable. But the after sale of all the headaches you experience, isn't worth the money you pay for the home. If, I knew all of this before buying with BEAZER, we would've never choose them. It's a costly decision on our part, but you live and you learn. If you do build with them, check everything and then check everything I posted. GOOD LUCK!!!

    They will harass you for perfect scores and call and check on you weekly, until you close. Once you call, you will get nothing done. You will contact customer service and get no resolution to your problem. They will forward message to customer service rep assigned to your site. He will lie, give you wrong information to shut you up and you can leave him alone. I have been waiting on touch up paint for 5 months. 3 separate company employees, stated that the paint should have been left in the home and they would deliver to my door. Not Yet. The electrical wiring is so bad, I'm praying this place does not burn down. I have never lived in a place that small appliances causes circuit breaks. I can't use my washer and kitchen appliance at the same time.

    My home was built in 2015 and I moved into it in Oct. That winter I noticed drafts in my home which notified me that most of the windows had gaps where you could see the outside (see pic). Beazer had the window installers come to fix them in the spring of 2016 but it had warmed up and it wasn't until that winter that I noticed there were still gaps. Beazer had the window installers come back in the spring of 2017 to fix them again but this past winter I still noticed gaps (they were a lot smaller and less windows affected but still there).

    Beazer had both the window manufacturer and the installer come look at them this spring. In May the manufacturer determined that from their end everything was in spec. I have sent emails to Beazer since then asking what next steps were and today they informed me that they have reviewed the history of my case and determined this issue as "not warranted". They sent me info about arbitration. This is just incredibly wrong. Beware - do not buy a Beazer home.

    My experience with Beazer Home Developer has been less than extremely dissatisfied and I hope no one else has to go through this. To start... Beazer does not care about the community they develop & uses unskilled labor and cheap building practices. The major problem I am having is my backyard (land development issue) which backs up to a community retention pond. Beaver developed my lot on a mudslide which has continuously got worse.

    Of course throughout the building phase they promised they were going to take care of the problem (email & in person). Then Beazer basically re-routed me to the city, water dept, MUD & others. However, the second they finished developing the community and turned it over to the HOA... guess what? My issue became a HOA issue; however, they did attempt a repair for three connected neighbors but as expected there was no supervision and chances are they forgot or neglected to do behind my house. Today, only a couple years in there is essentially no land remaining behind my fence not even 5 inches to stand on and my fence is falling. How do you anchor a fence with no land to position fence posts? The erosion is out on control and Beavers lack of concern for there poor development is really alarming and consumers beware!!! My only recourse is legal action with expert witnesses, so please share if you’ve had any similar experiences with Beazar?

    Closed on my home in November and the house has been nothing but a problem. Shower walls, windows coming undone, tile breaking, HVAC flow issues but we don’t have an access to the attic and Beazer refuses to fix this issue. Beazer sales people lie and do a bait and switch for the prices as well as deposits. The worst company I have ever dealt with in my 30 years of buying and selling homes. Would never recommend them to my worst enemy. Could be great but choose to build low quality, crappy homes that will never stand up to age.

    Buying a house with Beazer Homes has turned into a bad nightmare for us. The quality of the base fixtures that are included are so bad that you will find better quality items even in a low end apartment. The carpet which is included is paper thin, the bathroom fixtures are low in height and smaller size, the hardwood floor looks crappy, the garage door opener is not included and so on. So you will end up making a ton of upgrades and increase the sale price so high that the price will end up being higher than any comparable homes in that area. Their new home prices are so much jacked up to start with. I must have lost my mind to book a home with them even after reading all these negative reviews. On top of it they are rude and very customer unfriendly. You can literally be threatened.

    We were told more than once, in person, that the $1000 down payment to secure a lot was refundable if we backed out. That is not true. We are now being told we cannot have it back. We backed out after getting negative feelings about the way they were doing business. New costs continually kept coming up that were not spoken about to us when we put the original money down. This company cannot be trusted, and we will never consider a home by this builder again.

    I purchased a newly-constructed home in Palm Springs from Beazer in 2015. I found the quality of the construction to be sorely lacking, and their responsiveness to the myriad issues I had was even worse. There were multiple other houses being built on my cul de sac after mine was completed, so I had to endure several months of constant construction noise, as well as multiple flat tires from the construction debris their crew regularly dropped in the street. Trash (especially fast food wrappers from their crew's lunches) blew over onto my yard daily. At one point, when they were blowing in foam insulation on the houses upwind of me, so much of foam particulate blew over to my lawn that it literally looked like it had snowed. Beazer didn't think to remove it on their own and, eventually, only reluctantly agreed to pay for my gardener to remove it all.

    Worst of all, after a heavy rainstorm at the beginning of 2016, when my house was less than 1 year old, I discovered a major leak due to the faulty way Beazer had constructed the roof. This necessitated ripping out drywall on my floors and ceilings in my living room, dining area, hallways, closets and bathrooms, drying it out for several days, and tenting half the main section of the house for several weeks.

    While the repairs were covered under warranty, it took months to finish the job and I was largely unable to use the house during this time (it was a weekend home that I had essentially zero use of during peak season). Beazer refused to provide me with any kind of allowance to rent another place for the time the construction went on, despite the fact that the leak never would have happened but for their shoddy construction and poor quality control. Of course, I also had to disclose this issue when I sold the place a year later, which almost certainly led to a lower-than-expected sale price.

    Besides the leaking roof, I also regularly contended with sliding windows that fell out of their tracks, baseboards and moldings popping away from walls, wiring issues on my landscape lighting, cheap/sticking locks, etc. I often just performed or paid for repairs myself to ensure they were done properly, rather than relying on whomever Beazer sent out. The home looked pretty enough, but if you looked closely you could see that the quality of the materials they used was really poor (e.g., no name electrical outlets, switches, light fixtures, etc., flimsy door handles, thin/low-quality drywall, particle board baseboards and moldings, hollow-core doors, etc.). Obviously, I knew some of this when I purchased the home. I just wasn't prepared for how much work it would take correcting their mistakes and trying to maintain a house with such subpar construction.

    Admittedly, most people who are happy with their homes won't take the time to come to this site and sing its praises, so there probably a fair number of people who are satisfied with their Beazer homes. But if you read the reviews, you'll see a lot of common themes - based on my experience, these ring very true. I won't ever be buying another Beazer home, and I strongly caution anyone thinking of doing so to avoid the same mistake I made.

    My wife and I purchased a home in the Eagles nest community March 2010. We have had numerous issues beyond belief. Starting with the roof needing to be replaced when the home was only 5 yrs old, drain pipe on 2nd floor not glued causing a flood in the pantry below when draining water from a HW heater. All of our appliances have had to be replaced or repaired within the 1st 5 yrs.

    The latest is us having to replace the entire HVAC system. My wife and I are so hurt with having to deal with all of these issues on what was supposed to be our happy home. It has caused so much pain and we are very saddened by Beazer lack of help and support. They have offered nothing to us. We paid a premium to live in this subdivision and have regretted it every day. Beazer will use the poorest quality of materials and pass it along to the client. I hope you really think twice about purchasing a Beazer home. You will regret you ever did. We have spent over 15 thousand in repairs or replacement within the last 5 yrs due to poor quality/craftsmanship.

    I purchased a Beazer Home in Dec. 2016. The home was 8 years old. When the home warranty inspector checked out the house he informed me that the back door was installed incorrectly. The hinges were on the outside and he told me that anyone could knock out the hinge pegs and break into my house. We also noticed that the door was starting to warp because of the outside exposure. This also does not allow you to install security screen door because of the way it was installed.

    When I called Beazer Homes I was told that it was 10 years structural and one year on everything else and that there was nothing I could do about it. I explained my concern that someone could easily break into my home and their response was that there was nothing they could do about it. They didn't even send anyone out to look at it. I feel like this is a structural issue and that they could have at least sent someone out. I would like to know if I have a legitimate complaint or is this something that I'm stuck with. My daughter has the same house across the street and her door is the same way.

    We purchased a home in May. In Delaware we only purchased here because we could install a fence in our backyard. Nowhere were we told that the fence had to be 3 feet off the property line. After we installed the fence, we were told that they had amended. The HOA rules. But nobody had been notified in writing or verbal. If we knew we would have had a 7 foot back yard, we never would have purchased from Beazer homes. Been in home 90 days and now for sale. If agent for Beazer homes did tell us this up front we would not be in mess.

    Would like to share my experience with Beazer. Hope no one else has to go through this. First, Beazer uses unskilled labor and cheap building practices. The real problem I am having is my back yard was not graded right. The yard slopes toward the back of the house and not away from it. Cannot get Beazer to fix it.

    Now to share my story. We purchased a new Capri but we did not want the extra closet in the master bedroom. They submitted it to the construction manager (glorified scheduler) and he came back with a $600 added even though it was less material and labor. We did not change the plans other than eliminate the closet door and shelves. Then during the walk through the construction manager lied to our faces. When caught, he walked out of the walk through. Both the Beazer salesman and our real estate agent was there.

    We closed on the house to find out our backyard was not graded right. Beazer has used scare tactics to keep from fixing the problem. They told us because we put in a sprinkler system it voided our warranty. Then they told us that because we planted two trees in our backyard it voided our warranty. This is when I really got mad, really mad. Lots of people put in sprinkler systems and plant trees. The problem is the yard is not graded right and they look for every excuse to get out of their poor workmanship.

    One of our neighbor’s houses was so bad that they put signs up saying to stop and ask them about their Beazer home. Beazer finally fixed their problem. Another neighbor was so displeased that they did not want Beazer warranty coming into their home. I hope this help in your decision. I would not buy another Beazer home unless it was already built and I could see the final product. Once again, they use unskilled labor and cheap materials.

    We signed a contract early Jan 2016 to buy a house and placed $5000 earnest money. Original home was to have a 3 car garage. Closing was set for End of September 2016. July 15, 2016 we had a walk through and were told that house was a 2 car garage due to a bonus room add-on upstairs. This add-on was added in original document signed 6 months earlier. This was the FIRST time we were ever told it was 2 car not a 3 car garage. We complained to realtor Beazer Homes. We reviewed blue print and it also showed 3 car garage even on July 15, 2016 when we went over with Dolores ** soon thereafter. We had gone through 6 months of painful waiting and selection of door knobs, flooring, carpet, doors, etc. and were devastated.

    Dolores apologized for her mistake and said she was 100% responsible and could give us 2-3 thousand in return during closing. We were not satisfied and asked for refund of earnest money. She promised and sent us document to sign to get earnest money back. We signed it Aug 11 via docusign. After 5-6 emails, dozens of phone calls and no response, we finally heard that they were not refunding our money. The document signed also states that "denial of refund" without a reason.

    The house originally was 3 car garage, and due to mistake by the builder and Dolores ** the realtor, they made it a 2 car garage and didn't tell us. Dolores admitted 100% responsibility. We were told we would get a refund - but then Dolores ** resigned, and her boss over-ruled the verbal agreement. We canceled the sale and will never EVER deal with Beazer Homes Again. They are not reliable, and have no attention to detail. THEY BUILD A 2 CAR GARAGE HOUSE EVEN THOUGH OUR BLUEPRINTS HAD 3 CAR GARAGE AND IT WASN'T CAUGHT UNTIL 1 MONTH BEFORE COMPLETION. They are MORONS. I have filed BBB complaint, and am writing about my experience on every review site I can think of that will let me review them.

    My Wife and I had a new home built with BEAZER HOMES. During a storm one of the bedroom windows fell out of the building (complete frame and window). Called Beazer about it, they told us the installer went out of business and that we should contact our insurance co. The installer we hired to put a new window in told us the original window was not installed correctly. It was not bolted to the house. Our roof started leaking after 8 years. We contacted Beazer about our 10 year roof warranty we received during settlement. They told us they could not contact the installer or the manufacturing co. "They went out of business, call your insurance co." We have had malfunctions with dishwasher, microwave & garbage disposal. All three had to be replaced within the first two years of living in the new house.

Our air condition unit is too small for our 2 story home. Our air condition unit was installed incorrectly. Our ceiling is leaking and have some water leaking from it. Our roof. Please don't get me started. We have cheap material in our home. Doors, cabinets, floors, sink. Nothing in our home is good. I am seriously thinking about taking action against Beazer.     I have purchased 2 homes in the same Beazer development in Orlando. Both homes had roof issues resulting in roof leaks. The roof leak in my current home was so bad that it damaged 3 different areas of my ceiling and a whole section of the roof had to be replaced due to poor workmanship. Basically, this particular area of the roof had such a low pitch, that customary business practice said they should have installed the tiles a certain way. However, Beazer failed to do so and it caused the whole area of the roof to leak, then rot, then cave in causing damage to my ceiling.

    I posted about the experience on social media and Beazer reached out to me and asked me to gather documentation. After spending the time to gather the documentation, they refused to do anything about my claim. As such, I started posting about my experience on social media. Instead of fixing the issue, Beazer blocked me on Facebook and deleted my comments. Thus, they essentially deleted my negative comments and blocked me so that people only see positive comments. Such a practice is deceitful in my opinion.

    I purchased a Beazer home a little over 5 yrs ago. The home was built in 2005. One of the biggest mistakes of my life. The home was a little over 5 yrs old when I bought it and it passed inspection easily so I made the stupid, stupid mistake of assuming it was good to go. Oh how I wish I had done more research into this builder. Simply put, their homes are poorly built. Since purchase I'm on my third major roof repair. The first major roof repair occurred when the house was less than 10 yrs old. And guess what? You got it, no one from Beazer could be found to help with the warranty. Literally no one from Beazer would respond to phone calls or emails or anything. Since the repair was urgent, it came out of pocket. As have the other two. A water pipe broke under the tension slab foundation. I don't even want to go into the details of what a mess that was and how expensive it was to fix. Half of the kitchen appliances have failed and needed multiple repairs.

    The house has 4.5 bathrooms and every single toilet had to have the water shutoff valve replaced and all of the tank guts replaced. The house has 2 a/c units and both are on their last legs. One of the air handlers in the attic is failing and the drip pans have had to be replaced due to excessive rusting. I could go on and on but what is the point. This is truly one of the worst built homes I have ever occupied. I can't even begin to get my head around how Beazer is still in business. They really should be ashamed of their inferior product even though I'm fully aware they are not, as evidenced by the number of bad reviews. I have no expectation that this company will do anything with this review or in any way acknowledge their crap products. I wrote this review to hopefully save another potential buyer from making the same mistake I did.

    Beazer Homes Abandons "Cliffs at Dover" Las Vegas Community. I'm seeing a list of complaints against this so-called builder. A doorknob falling off is not a complaint: A complaint is when you wake up eight months after closing on your home and find out the builder abandoned the gated community, with no answers as to why - As the rest of Las Vegas appreciates exponentially. A complaint is when homeowners freak out and a massive fire-sale takes place as a result of such, catapulting prices downward even further. A complaint is when the builder adds insult to injury, abandons their portion of the subsidies, leaving the HOA price to DOUBLE. A complaint is when you can get no answers, no line of dialogue, and no investigation from even local news stations - Even after doing due diligence upon finding out Beazer has a sordid history of such. Still upset your doorknob fell off? Tell ya what, if you wanna feel better, just stop by our quarter-built, half-** subdivision here in Las Vegas.

    My wife and I purchased a Beazer Home in Cameron Village, Myrtle Beach, SC in Sept 2016. Going on five months here and the following issues have come up:

    The heating/ac unit was not bolted down to the platform and the wind blew it over. The entire foundation had to be redone because of exposed conduit and pitting. The electrical in the laundry room was wired incorrectly and blew our washer and dryer. The ceiling in our first bedroom had to be replaced because of a water leak from rain. The powder room and bathroom had to be completely redone because of poor construction and painting. The front bedroom window was falling out of the house and had to be replaced.

    The outside light by the screened in porch was positioned right in line of the door so that it hit the door every time opening it. The sales person, Jenny, lied to my wife saying the blinds in the house would be Hunter Douglas wood blinds but they were cheap plastic ones. When fixing the powder room, they sawed right through the wall and into the Master bathroom. The cabinets installed had scratches and chip marks everywhere. After three visits by the cabinet company, they are still not correct! (They ordered the wrong size and color three times.) I could go on for another 6 pages, but I think you all get the idea. DO NOT BUY A HOUSE FROM BEAZER HOMES!

    Old saying "Buyer beware." I inspected my house before moving in and really I'm satisfied with home, however I did not pull dimensions on garage and to my surprise my truck won't fit (standard crew cab). Of course I filed arbitration $700 out of pocket. Young man arbitrating was like deer in headlights and Beazer rep. just keep repeating "it"s not a construction defect as stated in the warranty." Never mind common sense, that's out the window. The model plans as advertised can be changed without your even knowing.

    The Beazer rep tells you the home was built per the drawings that you never see. Long story short I lost, they win. I'm just warning all to pull your car in the garage and make sure it fits and you can close the garage door before you sign on the dotted line. Beazer offered nothing, not even I'm sorry, the contracts are worded heavily in favor of home builder so read carefully, my mistake may save you. By the way it's the Cameron Model.

    In Re #BeazerHomes. Here I will set forth memorializing, as I recently did in a tweetstorm on Twitter, our family’s #newhome buying experience with #BeazerHomes over the past year or so. First, let me say that we much love living in our new home here on coastal North Carolina with its single-level living lifestyle. We find every day to be a blessing and a joy lived to the fullest. However, had we known the following chain of events was to be our fate - regarding our dealings with our homebuilder, we would never have chosen #BeazerHomes to build this particular floorplan for us. IMO, in our opinion, people seeking to build a new home, would be wise to take a PASS on #Beazer Homes and go about selecting another new home builder. Find someone else to go with IMO in our opinion.

    The following items we dealt with are rather significant ones comparatively speaking, factually based and representative of the issues we suffered in rectifying over the past year or so, but this list is by no means intended to be an exhaustive one. Many more contractors with a view to correcting many issues visited our home during our initial year and fortunately they have been overwhelmingly corrected, some after multiple contractor attempts a la the proper plastering of our kitchen ceiling.

    In Re #BeazerHomes. PUT ON YOUR SEAT BELTS. The cliché goes that there is nothing new under the Sun. Our #newhome buying experience during the period 2015-2016 resonates some of the dominant themes that are encountered in “Mr. Blanding Builds His Dream Home,” the 1948 American comedy film starring Cary Grant, Myrna Loy, and Melvin Douglas. In the film, from the original purchase to the new home’s completion, a long litany of unforeseen troubles and setbacks beset the hapless Blandings. So too, it has been our #newhome buying/building experience with #BeazerHomes here in a quaint southeastern North Carolina fishing village. In our case, the majority of the new homeowner nightmares which we experienced powerfully manifested themselves AFTER our closing on the home back on June 30, 2015.

    In Re #BeazerHomes. COMPLETING LANDSCAPING. In the months subsequent to closing, we experienced seemingly interminable delays in having our new home’s landscaping completed together with much inconvenience and unnecessary angst. We were told by the local office representative, in writing via email that we had to wait in the queue; that we who had closed on our #newhome and paid for the same, seemingly had to wait month after month after month where likely we were surely waiting for homeowners, “fresh meat”, new victims in Beazer’s production chain who had come after us to be similarly victimized by IMO by perhaps likewise rank incomplete workmanship. Whereas an entire side of our property continued in remaining unfinished, with a chronically pooling of water to boot adjacent to our “new” home’s driveway.

    Only AFTER I wrote a letter documenting the facts of the same (along w/ several color photos of the property’s incomplete landscaping) personally sent to Beazer Homes’ President/CEO, did a landscaping crew arrive at our property forthwith successfully completing the long promised work. Who, genuinely, was responsible for the long, nine month delay, in completing our lot’s landscaping, and was anyone ever earnestly held to be accountable for such? Consequences? Highly unlikely.

    In Re #BeazerHomes. HEATING/AC/HVAC. For six months, we had no heating or air conditioning in half of our residence. Finally, a contractor with the installation HVAC company determined that the job had in his words been “botched.” He had the basic human decency to apologize that one of his fellow contractors had hose the job and that, he himself, did know how to correct the situation. I contacted the company the next day and scheduled the job making sure that he who had properly diagnosed the issues would be on the repair crew for the day in which the job was to be undertaken.

    He did appear on the appointed day and corrected, essentially redid the entire duct work for ½ of the house guaranteeing us heat and AC which he in fact did. After 6 long months (AFTER CLOSING), we FINALLY had heat and AC in this half of our residence; a half which btw included the Master bedroom and the Master Bath, among other rooms. Who, genuinely, was responsible for the inordinately excessive six month delay in correctly completing our HVAC, in half of our brand new home, and was anyone ever earnestly held accountable for such? Consequences? Highly unlikely.

    In Re #BeazerHomes. HARDWOOD FLOORING. In the months following our closing on the house, we noticed that the hardwood floors were noticeably buckling. Several of our neighbors on our block and in our subdivision were experiencing the same to such an extent, that many of us contacted the local serving office for #BeazerHomes here on the SC/NC border only to be told that an investigation would be commenced. Sure enough, in the months that followed, one day an appointment was scheduled and several visitors to our home were involved. Representatives from the hardwood floor manufacturer, Armstrong Floors, had flown in from Florida, for purposes of conducting various household studies of the alleged defective flooring in our subdivision. There was also a representative present from the builder’s contractor, who had installed the hardwood floors at the time the home was being built.

    Many months later, we were advised by a representative of the latter firm that, including among other things, the study had concluded that the “glue” that had been employed in the installation was determined to have been the inappropriate glue for said flooring and thus, the hardwood flooring therefore, per se, was not defective but rather the glue used. Given that we had paid substantially for these existing hardwood floors, we inquired as to whether any viable alternative choices for flooring at identical/comparable pricing would be available from which to choose. Boxes of hardwood floor samples were mailed to our residence. Soon thereafter, we were erroneously told by the vendor’s representative on September 26, 2016, would run us an additional $3,460! – a figure, that was subsequently corrected by the hardwood floor installing vendor, with earnest apologies extended on Sept 29, 2016 –to $1,300. But the fun was just beginning.

    The rep from our local Beazer servicing office advised me to pass him on the figure to him which I did (we did like the hardwood floor, named Cajun Spice from the many hardwood floor samples provided and reviewed) as he would make a point of consulting w/ his higher mgmt. he advised us, inquiring whether Beazer might offer us assistance in this regard. Subsequently, we were advised that no assistance whatsoever would be made by Beazer, ergo our alternative, was to have the very floor which had been erroneously installed, would now be torn out, but replaced with the same albeit hopefully, with the correct glue applied, this time when installed. Who, genuinely, was responsible for the flooring situation, and should not Beazer have exhibited greater flexibility in assisting its new home customers for this major dislocation and inconvenience?

    Reportedly, other homeowners similarly situated in our subdivision community, had received alternative floor upgrade assistance in this regard from Beazer, whereas we were advised that none whatsoever would be forthcoming. Transparency? Fairness? Flexibility? Reasonableness, under these aforementioned, protracted, extenuating highly inconvenient - circumstances? It is reasonable to suggest that Beazer miserably fails these tests on all counts.

    In Re #BeazerHomes. CONCLUSION. Unfortunately, our #newhome buying experience was, accordingly nightmarish to the present, and has led us to conclude that Beazer is surely a slave to its contractors many nationwide and that while some of them are indeed quite good performers, with the majority being average as would be expected, some of them - are akin to IMO given our experience letting on occasion the likes of Laurel & Hardy, Abbott & Costello, The Three Stooges, and moreover, The Marx Brothers - into your “new home” to make - “repairs.”

    If Beazer has neither the will, resources, or capacity to exercise greater due diligence at the local field office level in giving better Quality Control treatment to its customer base, a serious effort in good faith to its new home buyers’ experience (particularly, just at or prior to actually closing, on a new home with them) IMO, then those prospective new home, home buyers need to take their money elsewhere now, and find a home builder who will give them such, or better than that which Beazer is offering up, in some cases and in ours IMO, a hellish nightmarish experience when the #newhome buying experience should be anything but, a cardinal point that seems to sadly to elude far too many still in Beazer’s employ. The cavalier attitude of some local Beazer representatives, in this regard, moreover is a poor day-to-day advertisement for a nationally ranked Billion dollar+ Fortune 500 home building company, that frankly deserves better.

    A little housecleaning could go a long way, but without an earnest Quality Control program reaching beyond mere lip service, the prospects for Beazer are not as good, as it likely thinks they are. My family and I surely deserved far greater flexibility from Beazer Homes as THEIR customer than we, under these aforementioned nasty experiences circumstances, received. No, we are not moving…as I said at the very beginning of this essay, we love our new home. O but if we knew then, what we know now, we surely would have found another builder to build us our single level home on coastal North Carolina, period. Caveat emptor. Let the buyer beware, shop around, go elsewhere, and hopefully, you won’t get Beazered (ouch!) as we did, IMO, in our opinion. Shop elsewhere, folks. And “thank you” for letting us share our #newhome buying experiences with #BeazerHomes with you. Take care and be well.

    BEWARE of Beazer Homes, especially their sales agent Ernie ** and his boss David **. They cheated me out of $3000 earnest money. My financing fell through and they gave me the runaround for 3 months and finally idiot ** calls me to tell me he can't refund my earnest money check and to read his contract. Yep, my fault for trusting these goons. As a licensed agent myself, I must warn people, to stay away from these con artists. I am in the process of filing a complaint against them with TREC, and will contact my broker and all my friends at RE/MAX and Keller Williams. This is not over, will do everything to make sure, they don't get to enjoy that money. It's okay I will survive, but they will lose more than the $3k they robbed me of. Idiot David **, you can't con people in the age of social media and the internet. Shame on you, shame on Beazer Homes.

    I am pleading with anyone thinking about purchasing a Beazer home to change your mind! The workmanship of this home is horrendous! We have had issue after issue from day one and we have only been in the home a month! The wiring was done wrong between the dishwasher and the hard food disposal which nearly caused the disposal to become steaming hot! I checked with another neighbor and they also had the same issue. EVERY door had dents/dings/scratches on them and blue tape issues were not resolved the day of closing. The furnace was not operating correctly, fireplace was installed crookedly, outside lighting was installed crookedly, vanities had chips on them from painters, piece of tile cut short in the master bath, floor loose and coming up in master closet, exhaust fan covers not installed properly, hose BIB installed crookedly, and porch column scratched and installed crookedly! These are still not all of the issues!

    The absolute worst part is their customer service, it's horrible! No response half of the time, vendors who are sent to "fix" issues actually made more damages if and when they would actually show up! Multiple times they would come without the right materials to even address the issues! There is no timely response from Beazer whether you call or email! I will say again IF YOU ARE THINKING ABOUT BUYING A BEAZER HOME CHANGE YOUR MIND!!!

    Do not Fall into the Same Trap We did!! My husband and I purchased a home in Apex, NC built by Beazer. We loved the area and despite numerous negative reviews regarding the quality of their product, we proceeded. Do not make the same mistake we did. Because we loved the area, we talked ourselves into believing that it really couldn't be that bad. From the initiation of our home purchase, customer service was incredibly poor; we were lied to about a green space adjacent to our property; the quality of construction is horrible; Beazer uses the cheapest materials and labor they can find. During our final construction walk through with the Builder, multiple unfinished and unrepaired items were identified and brought to the Builders attention. Instead of addressing the issues, he stormed out of our closing walk through - items unaddressed.

    With moving trucks lined up, etc. we had no choice but proceed to closing. However with significant delay as we attempted to obtain some kind of guarantee from Beazer that these items would be addressed and repaired. Their warranty department is atrocious. It look over 6 months to repair a water leak from our second floor master shower to the first floor family room. (This shower was unusable the entire 6 months). There were multiple no-shows by contractors and tile work that was installed so out of level that it had to be ripped out and re-tiled 3 times. Our neighbors all have reported very similar experiences. With Beazer currently building two Major developments in Apex, I would heed the warnings. We wish we would have.

    Out of curiosity, I decided to read recent Beazer reviews and was aghast to find they are still doing business the same shoddy way more than twenty years after I bought a Beazer home. I signed the contract for my home in January, 1994, with the understanding (verbally from the sales rep), construction would be completed by June, 1994. Three weeks after the contract was signed, I was asked by the sales rep to come into the office. I was told the sales rep had made an error, and that the lot I had picked was not to have been sold until a later phase. I told him I was not interested in any other lot and wanted out of the contract.

    I was advised that if I backed out of the contract, they would keep my deposit. I told them my signed contract specified that lot, that I would not back out of the contract, but that if they wanted to back out of the contract, they had to give me my deposit back. I had to hire an attorney to send them a letter demanding they fulfill the contract. The response was that I could have the lot I had picked, but that the contract did not specify a completion date. The contract did specify that construction of my home would begin within six months.

    I was told verbally by the sales rep that when my home was built, I would be entitled to what the standard features were at that time, not what was standard at the time I signed my contract. My contract had also included my upgrade choices, which included a tile surround of the fireplace, tile in all areas of the first floor, instead of carpet, and the electrical outlet and cement pad in the yard for a hot tub. I contacted my attorney, who advised that I was entitled to everything that was standard at the time I signed my contract, not future standards. Another letter was sent to Beazer. I saved my standard features list. When six months had gone by and no work had started on my home, I contacted the sales rep (now a different one), who apologized.

    The next day, a bulldozer went to my lot and dug a small pit. When 2 months later, nothing else had been done, I was told that my contract specified construction must start in 6 months and that digging the hole was the start of construction! Every time the sales rep changed, I would be called into the office and would be asked to pick another lot and sign a new contract. I always refused.

    After two years of hassles, my home was finally ready for walk-through in July of 1996. There was no fireplace, and the tile was only in 1/2 of where it was supposed to be. They had carpeted the living room. There was an electrical outlet and hot tub pad, but I was told the CC&R's (which were controlled by the developer until several years later) had changed, and that hot tubs were not allowed. I had to provide proof that the fireplace had been standard when I signed my contract, and they were visibly amazed/disgusted when I immediately pulled out my standard feature list and my copy of the contract with my upgrades.

    On walk-through, I found that the attic access in a bedroom closet was missing. The rep had no idea what I was talking about and I had to show it to her in the model. Weeks later, the response from Beazer was that my city fire code did not require attic access, and therefore, they would not put it in. When they put in my fireplace, months later, it was with a stucco surround and I had to fight to get my tile surround.

    On initial walk-through, there were over 30 items wrong, and I was verbally told they would be fixed within 30 days. After contacting them every week, at the 18 month mark after move-in, I picketed on the public sidewalk in front of the sales office with a list of my still unfixed items. The next day, a policeman and the sales rep showed up at my door with a picture of me picketing, said Beazer had filed a complaint and handed me a letter from Beazer saying that if I picketed again they would sue me. My list of items to be fixed were not repaired/completed until I had been living in the home for two years! It's easy to think that mistakes will happen and the complaints on this review site are rare exceptions, but they are not! Don't trust Beazer.

    Throughout our dealings with Beazer they misled us to believe that the high HOA fees ($130 to $218) were justified because the HOA was maintaining the front yards and paying for the water needed. Days before closing they reversed this and said we were now responsible for the maintenance and water and no fee adjustment would be made.

    They also told us that Time Warner cable had been part of the construction and every home was ready to turn internet and cable on with a simple phone call. After countless calls to Beazer and TWC it turns out that Beazer's project did not meet the IRR requirement (Internal rate of return) and TWC pulled their crew off the job making this development un-serviceable. Beazer says TWC is lying and it's their fault the internet wasn't ready.

    Every item found on our orientation/walkthrough remained unfixed on our closing day even though Beazer assured us that there would be a crew staying to fix whatever we found. They even told us that we would have to forfeit the house cleaning before our move in because we were moving in too soon, on our closing date.

    One month after moving into this home, there has not been a single mail delivered; why? The USPS says Beazer didn't file our addresses until July 16th, we moved in on June 10th! Again Beazer says the USPS is lying, it's their fault. After meeting with the Beazer VP of Operations, he said it was our fault for signing the closing documents and not reading the HOA docs given to us 4 days earlier. What a disaster the executive staff of Beazer is, steer clear of them or you will regret it, really.

    Beazer homes is the worst home I've ever seen!!! I am currently remodeling my house right now. They did a crappy job building the house. The front door frame is offset a lot. I will never recommend this company to anyone. They dented the gas line in the laundry room, everything is loose and they put cheap ** in my house. One of the windows is broken from the day I bought this house!!!

    Builder controlled HOA, only allows for a 5-foot fence. HOA says builder will not amend the covenants while builder controlled, however they have already made changes to it. Who wants a maximum 5-foot fence? I mean I am 6 foot tall, so I guess I don't get to have any privacy. Beazer is pretty good at forgetting about you once your check clears! Overall construction is poor in my opinion especially in the price point I bought in. I have a laundry list of issues that need to be addressed at my 11 month walk through. I'll likely put it on the market right after that. Very poor experience. #firstandlastbeazerhome

    I like to buy house from Beazer Homes in Hermitage TN. I ask the guy represent the Beazer his name is Matt if he have any house ready to move. He said no even he said he don't have any Lot has been. I write a contract to build it and I confirm with him 4 times only option he have. I choice the lot. I like it and we agree with the price. After upgrade too many items because the standard is very bad, I ask him to show my wife these upgrades because the price with new update is $292.990.00 instead basic price $ 262.990.00. This happen in middle of February 2016. I asked him to write the contract. He said he can't until First of March.

    According to Beazer Corporate they not allow to him to contract any house before March 1 and I confirmed with him 5 times if anybody come to buy this house before this date. He told me not possible is my house until March 2. Then after 2 days I came back with another upgrade make the price to $276.195.00. Then I hear different sound from him but still my appointment to write the contract on March 1, 2016 and after 4 days he called my agent. Told she Remon's house is sold. Then she told me I called him immediately and he confirm that I asked him "why you sold the house we agree for it and you told me is mine until the appointment is up". He tried to lie to me, said the corporate Let him to this. So I don't know what is true? Only I know they liars. Then I called the corporate and Management for Beazer Homes but is no results at all and my dream gone and my house is sold.

    I would be extremely cautious in the purchase of any Beazer home if you expect any kind of customer service after they have sold you a home. I recently went through an issue with a community under development in Florida where since day 1 of the purchase of our home - we had an issue with the grading of the backyard. The grading was so poor that water would simply pool up directly in the middle of our yard. This issue perpetually got worse and worse over time and it got to a point that it finally needed to be addressed.

    I am not normally once to complain about anything - in fact, not for one single issue in our home did we complain to Beazer or EVER have a contractor come out to our house to fix literally ANYTHING for us. I began the work of killing off and tiling the back yard for new sod myself because in my book if it is broke you just fix it. At our one year inspection, my wife explained to one of the contractors employed by Beazer the issues we had with our back yard and she did make request for them to fix the work they had botched in the first place. A nominal request given that we had not requested any other service to our home when we completely entitled to it during our warrantied period. This contractor instructed us not to do any further work to our yard and that he would work on a resolution for us.

    Months passed "I put in a work order", "The guys should be out next week", "I'm sorry I didn't get back to you", "They should have the results ready by now", "It's the fence guys fault", "You shouldn't have started working on it". Excuses - nothing but a bunch of nonsense excuses. This is dirt and grass we are talking about here - and it has taken months of dragging feet to do a whole lot of nothing. Their sales staff will blow up your phone with all sorts of customer service prior to your purchase - but once you are in it is radio silence.

    I am not even so much as concerned about the cost of the work to be done and who is paying for it or performing it - which that will be me at this point because frankly I do not trust this company for anything. It is sad that our buying experience has been completely tainted by a complete lack of customer service on the back end of our purchase especially for us who have not requested anything but for some dirt and grass to be installed properly in our back yard. Buy a home from them if you want - the communities are beautiful and the homes are generally very well built. Just know that once the sale is complete they are done with you.

    BUYER BEWARE!!! Do not buy a home from Beazer in Myrtle Beach SC. I just recently tried to purchase a new home at their Balmoral Market Commons District from Brandon ** and Chad **. We picked out a beautiful 2 story home under the assumption that we were buying from a premium builder that produces quality work and great costumer service. Everything was fine in the beginning. The home was started at the end of September and we were told to expect 6 months for our home to be built. At the end of November, we received a letter in the mail saying closing was scheduled for December 30th. Everything began to go downhill at this point. They began to literally throw the house together as quick as possible with no regard for us. I have over 200 photos of the most horrible craftsmanship possible.

    They put the entire HVAC system in backwards. They forgot to put in an electrical box. Someone took a crap in the upstairs bathroom and left it there for over a week before we complained about the smell. FU was carved into the back of the pantry door. Several windows were crooked and unlevel. Several walls were uneven and crooked. They drilled holes in our Florida door and then tried to cover it up. They cut the subway tile with what appeared to be a hack saw and then tried to cover that up also. This is just a fraction of the issues. Also, we were stood up several times by Chad and Brandon told us we should just walk away. This made us feel there was a lot more we couldn't see wrong with house and that we would have several issues after closing. This would have been the 3rd home we've had built and I nor my wife have ever seen work quality this bad.

    Beazer should be ashamed of themselves for building such poor quality and charging over 400k and just expecting us to take it. Now they won't give us our money back saying it's our fault because we won't close on the house and give them a chance to fix it. Sorry, but I won't buy a half a million dollar home that's been thrown together in 3 months and had numerous issues several of which were covered up. Please do yourself a favor and walk away. They are taking advantage of people and all they care about is numbers. You can't build a 3400 square foot home in less than 90 days, not a quality one anyways. They won't give me my 5000 deposit back which I think is ridiculous considering the situation.

    Ceilings and walls cracking, joists showing through, nails popping through paint with no resolve. They take forever to get back to you on an issue, then proceed to tell you there is nothing they can do! The homes are being built on swamp land that is not filled in prior to foundation with anything to stabilize the home. The landscaping proves that because it is unable to dry out at all due to the water 4-6 inches below the horrible sod they "threw" down (and I use that term literally). I have written numerous letters to Beazer warranty and also the main office in Georgia. They are not interested in rectifying the problems. Once they have taken our money... they turn their back on the homeowners.

    They know they have a goldmine here in the south, so they are throwing up homes as fast as they can to meet the demand, and not following any guidelines. We have actually watched homes being constructed and walked through during the process to see how inferior the workmanship truly is. They hire "a body", hand them a hammer and never check on the construction during the entire process. It is sad. I know they subcontract but at least they should have "some" accountability for inferior work.

    I was going to buy a new house from Beazer Homes in Houston. The seller was really nice and he provided me with as much information as he could. The seller Mr. **, told me if I get laid off, my earnest money was going to be returned. Well, I was laid off and I took all the requested paperwork with the seller. It has been several months and they have not returned the moneys. I sent some emails to the seller and talked with him about the issue. He said that it was not up to him to return the money. He gave me the name of his manager, Mr. David **. I called him and left a message in his answer machine. I called several times, but he never answered the phone. It was always the answering machine.

    Finally, I send him a certified letter asking him what was the status of the earnest money and if Beazer Homes was going to returned or not. If not, I wanted to know the reason. I provided my phone number, email, mailing address. This manager never try to communicate back with me. Is this the way how Beazer Homes does business? They don't think I could buy a house from there in the future? Are the manager told to disregard any mail about claims? What a poor service from this company. There are many builders out there with great houses. Nobody is perfect. However, if you are going to deal with Beazer Homes, be careful!!! I hope this review help you to your decision to buy a house from this builder.

    My house is three years old and outside of the tile peeling up and all nails popping out. My list of things that are now broken are a Moen faucet (they put an old cartridge in and pocketed the new one that came with the fixture), two outlets in my living room need to be replaced, and now I have to replace the hot water heater. I wonder what will be next thing that I have to replace in my three year old house!!!

    We Had several issues to be taken care of with our 1 year follow up with Beazer. The foreman came out in July 2015 and we are in November without resolution

    on 3 of the 5 items. The communication between Beazer and the vendors has been absolutely a nightmare. Now Beazer is saying that the 2 areas of the new driveway that have major pitting were caused by salt! So the salt jumped over the sidewalk and skirt and landed on these areas.... We sealed the driveway immediately after we moved in as we were instructed to do... They are saying that they will not take care of this... As I mentioned earlier, Beazer is not in the business of customer satisfaction... I will keep you informed on the other 2 items (floor bubbling up near back door) and (cabinet door warped). These 2 items have not been completed since July of this year!!

    We decided to purchase a home from Beazer in Houston as a cash sale, first mistake. Sales person very smooth, the issues started happening during the build. It was quite obvious that the lone building quality supervisor dedicated to the site could not cope with quality issues happening in particular in our new home. Firstly the main problem was of communication between the different parts of the Beazer team. We clearly asked for tiling up the fireplace wall this was not done until after the floor was put in after that nothing matched up. I sent several emails and even the notes from the design centre highlighting the issue, still not done. We asked for the fire to be one tile height off the floor, we even spoke to the area sales manager who assured us it would be. Guess what it was, half a tile's height when done. A total mess up. The floor tile lines did not meet the fire tile lines.

    The only way to fix this was to take up the entire floor again. QUALITY - Nothing was level or straight, walls, kitchen island poles. Woodwork looked like it had done by an 11 year old. It was apparent that Beazer was struggling for decent workman for the site. CHILD LABOUR - We visited the site on several occasions to see how the house was coming along mostly at weekends. On at least two occasions we were shocked to see whole families working on the house, children and wives. We were very uncomfortable with this and told the sales team who admitted that they really didn't have a handle who was working at the site on weekends but it should not be children.

    I informed Beazer that we were very unhappy with the quality of the build and if this is what it was like on the outside of the walls, what was on the inside. They admitted that the quality was bad and they had employed another site foreman (admission that one was not sufficient for quality control purposes.) They also admitted that the tiling was not the best. To be honest, by this time we had lost all faith in them and we notified we were terminating the contract. I received a call from their sales VP admitting that things had gone wrong but I informed him that we had been messed around so much we were terminating the contract. A couple of weeks later we received a registered letter from them that they were keeping the earnest money and upgrade fees around 11.5 thousand dollars. So much for arbitration that they go on so much about. DO NOT buy a home off Beazer in Houston, the quality stinks.

    The house itself is great but I have numerous problems and it is taking way too long to get these taken care of. First I had a smell of wire burning coming from my double oven so I couldn't use it and after a month of back and forth I had to threaten legal action to get them to replace it. They sent in non-English speaking workers to repair my bathroom floor twice and I couldn't communicate with them. Some of my walls had to be redone and it took over a month to get them to finish the painting after I complained over and over again. Now I'm fighting with them over cracks in my driveway. This is a new home and I shouldn't have to go through this. Also been waiting for a month now for them to replace my sliding screen door because the lock doesn't work and I have made numerous calls and I am fed up with this type of service. I paid good money for this home and it's my retirement home and I shouldn't have to go through this.

    There were issues from the first stage of the build. We ordered limestone for the exterior and a sandstone was delivered when we specifically asked for the limestone. The sales rep assured us she could get it and our realtor was witness to this yet we were delivered sandstone and a totally different color. Upon our walkthrough, we noticed an electrical short when certain switches were turned on or when the fan on the refrigerator would turn on. They assured us the shortage was in the main line to the house and the local energy comp. Had corrected the issue, when we went to close, we had no a/c. They told us we would have to wait for 2 days. So we refused to close unless this was working. Beazer did work with the manufacturer to get the a/c unit working that day at 9 pm, and they did put us in a hotel for the night.

    Once we moved into the house, we noticed the back door had a huge gap in the top and we called warranty. Their warranty guy came to the house and tore the door area apart by himself and broke the board. When i told him this was unacceptable, he called a tradesman to fix the issue. At this point the warranty guy from Beazer instructed the tradesman to piece back together the door frame and I wouldn't notice when I told him absolutely not. I want new door frame. He said, "You wouldn't have even known it was broke if you wouldn't have come out here!!!"

    We then called the super who contacted another tradesman to fix the door correctly! It took 2 days to get the door fixed and 1 week to get it repainted. In my living room the walls and ceiling is so thin you can see the 2x4's showing through the pain and Spackle. We continued to have electrical issues and the electrician had to come replace all the fuses and some switches in the house. There are other minor issues like the bathtub cracking, cement cracking and also the cabinet maker had to come out 3 times as Beazer installed warped cabinet in our kitchen and bathrooms. So it is safe to say I will never purchase from them again or refer them to anyone. One last item we have called and asked them to refrain from sending our warranty guy back out, and they continue to ask us if we want him to come out when we call with issues, and we are not alone. There are many other new homeowners in the subdivision with the same issues.

    I reported this issue with Beazer Homes in May of 2014 before my 2-year warranty expired. I bought a brand new home in August of 2012 from them. I was under the impression it appears that when you buy a brand new home that comes with new carpet, tile, ductwork, appliances, sinks, counters, cabinets, toilets, walls, doors, etc. that everything would be new and undamaged or contaminated. That is not how it works according to Beazer Homes.

    We found in May of 2014 that the contractors Beazer hired to paint the interior of the home had heavily oversprayed paint into all our interior air supply ductwork. I reported it. Beazer Homes sent an unlicensed air quality person out they supplied who determined that there was not a problem. They never ran any tests with airflow at all as I had turned off the outside breaker that runs the air conditioner the night before, but mysteriously, the person's tests results give the impression they did.

    They refused to replace the ductwork their contractor contaminated. I still have problems grasping this. How can a company that you buy a new product from, damage or contaminate the product they sold you new and get away with refusing to replace it?? How is that ok?? If they oversprayed paint on your new carpet in your new home, would they not be required to replace it?? Somehow, because my vents covering my ducts so you cannot immediately see what they did somehow makes it ok? Please help!!!

    Beazer's customer service is sub par. They are not responsive. The items in a model home may not be available but they don't tell you until it's too late. I am not happy with Beazer. Make sure you proactively look at all plans and specs. They will not disclose everything unless you ask.

    All of the same problems as other homeowners. I got lawyer and contacted state licensing (llr) in South Carolina. Had a hearing date set but was postponed by Beazer. They take bids from contractors and lowest gets job, experienced or not. That's one reason work is so shoddy. Good contractors won't even work with them. Building dept in their pocket here. I also have lawyer.

    Two years ago, we had to have our entire front door assembly replaced due to extreme rot. Beazer agreed to replace it under the structural warranty. It was only 5 years old at that time. The new assembly is now rotting out and once again we contacted Beazer. They sent a rep to the house and as soon as he saw it he told me he had seen the same problems with the door assy rotting out on the same model home that was built in other developments. He proceeded to take pictures and assured me that the matter would be resolved. He agreed that the materials used should have been more resistant to the humid environment in South Carolina. Two days later, I received an email from him telling me he showed the pictures to his "boss" and that our structural warranty was now expired (?), and that it is the homeowner's responsibility to maintain the trim.

    The entire assembly (frame, 2 sidelights, door and window above the door) is 2 years old and rotting from the inside out. It was repainted last spring. I have spoken to other homeowners in the area and it seems that Beazer has an abysmal track record when it comes to customer service. Our next step is to call corporate and complain to them and if we don't get a satisfactory response, we will contact an attorney and pursue legal action. We also have a complaint about the aluminum trim above our garage. The paint or coating is peeling off the aluminum and the rep told me that is a common problem they are having on numerous houses, and that they would address it as well. I'm not holding my breath on that promise either. The house is in Myrtle Beach, SC.

    My home is now three years old and the front stonework has been of such poor quality work that stone falls off every few months. The Air Conditioning still isn't proper after numerous visits by a/c techs. The original company was fired by Beazer but Beazer would not pay to have the entire duct work properly fixed, so a patch job was done. Now my return air doesn't work upstairs. The cement patio in back of the house was not properly set and holes now appear over time. The landscaping was of such poor workmanship that I get ponding along the side of the property. Even Beazers landscaper said that I need a drain installed in the middle of the side yard, at a cost of about $2000. Beazer reps. just blow these and other issues off. Also, when is the government going to do something about all the illegal immigrant workers? I am now getting an estimate to remove the stonework so that my house can stop being a laughing stock on the street.

    The doorknobs to for external doors are all falling off. They come loose. Never seen anything like this! We were in our last home (Richmond American), for over 20 years. Never had an issue like this. All plumbing fixtures are horrible, require tightening all the time. Again, never seen anything like this! We were in our last home (Richmond American), for over 20 years, never had an issue like this. Air Conditioner compressor burned out after 8 years. Checking on warranty, but first info I hunted down says that if Beazer registered it right after closing, we have 10 years parts. If not, only 5 years. I'm checking tomorrow, but our AC vendor says we only had a 5-year warranty.

    The house is overpriced at $339,842. It was appraised at $295,000. This was a second appraisal that took into account the surrounding comps in the area. Beazer is overcharging for the so called upgrades which can be found in all the inventory homes. It was originally listed at $362,842 and they already lowered it to $339,842 after we told them to stick the house up their rears. This home was built from the ground up and was poorly built. We had to fight for every issue to get them to correct and it still was not done correctly.

    Do not sign a contract with Scott Beachman since they will do everything to convince you that you cannot get back your earnest money which is not true. We got back our earnest money because Beazer refused to lower the price of the home when the second appraisal came back at $295,000. We would have had to bring $138,000 to the table in order to close. The house is not worth it. It is in a 100 year flood zone although Scott Beachman swore it was not although the FEMA maps showed otherwise. Whoever purchases this home will be paying flood insurance for the duration of their loan.

    The entire Beazer new construction process is flawed and allows sales agents to use predatory practices to pressure consumers in the entire process. They give you incentives for using their preferred lenders and preferred realtors but keep in mind that these folks do not have your best interests. The preferred realtor was trying to sell our existing home as quickly as possible and we literally did not budge and sold our home for the best price possible. We did the staging and the home was sold in 24 hours. If we had left it up to the preferred realtor our home would have been sold for $20,000 less than what we received.

    The catch is that the preferred realtor does not make commission on the sale of your existing home but makes it on the sale of your new Beazer home so of course that realtor could care less about getting you the top dollar for your existing home. Beazer pressures you to sell your home as quickly as possible or you would be in breach of your contract and charged some ridiculous amount per day that you delay closing your new home. The preferred lender is not going to get you the best rate.

    We researched and found out that we qualified for a much lower interest rate with our existing mortgage company versus what the Beazer preferred lender was qualifying us for. In the end the Beazer preferred lender could not match the interest rate and their excuse was that they would lose $4,000 on the deal. Again this is not in the best interest of the consumer/buyer. The irony of the whole situation was that Scott Beachman with Beazer tried to pressure us to sell our existing home immediately so that we had no choice but to buy their poorly built home that we had to fight tooth and nail to get them to correct all kinds of structural issues.

    They basically have one person that oversees the building of 200 plus homes so how much detail do think is put into building the home when below average contractors are left on their own to build the house? We read the other reviews and everyone has the same underlying theme: Beazer Homes are poorly built and use questionable sales tactics. We were very fortunate that we did not purchase this home since it was trouble from the day it was built. If they are giving so much trouble to correct issues such as a crack concrete garage floor then what makes you think they will honor their warranty?

    Also in all the years that I have encountered sales agents, Scott Beachman is the worst. Case in point after we told his manager that we want our earnest money back and break the contract and his manager agreed to it; he had the audacity to contact my wife and ask, "Where will you guys be living?" He also sent harassing emails regarding our contract with the POS realtor he pawned on us which further points out that the preferred realtor is in Beazer's pocket and breaching their fiduciary duty to the buyer.

    We found a better home in the same neighborhood with more square footage that actually appraised $10,000 over our sale price so we already have equity. I just want to reiterate that even if you think the Beazer Home is the one for you there are so many other builders out there to choose from and no matter what you have the right to get your earnest money back if you are not satisfied with the home. Once you sign the papers at the title company then that trouble home is yours for 15 to 30 years depending on your loan.

    Horrible Representative (Woman in Lobby, Realtor) at the Information Center. I left early from work on Friday, May 2015 to visit the community of Estancia in Wesley Chapel, FL. I had my young daughter and two college students with me at the time. We walked in and the woman was with another family. Therefore, we all went to use the restrooms and then sat down in the lobby area. She stared us down like we were homeless people and we are just in there to use the bathroom. She NEVER acknowledged us but gave us the LOOK. This woman needs to know that looks are deceiving. I am a cash buyer and had many people in my Korean community and church that were waiting for my review. Let's just say its was definitely a horrible experience.

    When I was in the process with ** to purchase from Beazer, I made it perfectly clear I wanted to be able to have a fence. At that time (before purchase), ** told me I could put up a fence just like the fencing around the property as long as it had a gate to allow lawn service entry. ** said he was told the fence was allowed per his boss (**), who I understand is no longer with Beazer. I purposely opted for the corner lot, and of course paid more for the corner lot in order to do this. After I moved in, I was told I could not put up a permanent fence as ** had originally told me. But I could use a temporary fence, but was told it needed to come down lawn service days. ** in the Sales office had me make this request in writing to the HOA along with pictures. When I received the denial from **, ** said it was still ok.

    I wanted something in writing stating this, but was told it wasn't necessary and the fencing would be ok. I also confirmed this with ** a few weeks ago. I have again received a letter from ** of the HOA stating I am out of compliance. I will make this perfectly clear to all involved. I would not have purchased this property if I was told I was not allowed to have a fence. I am very disappointed in what I feel at this point is misrepresentation by Beazer. I've spoken to **, who I know feels very bad, because he had checked with his boss and said it was allowed. I felt ** was totally upfront with me on all levels during the purchase of my home. ** is not a good representative for the HOA/Beazer as he said "Your salesman will say anything for the sale," basically calling your Sales Department a bunch of liars.

    Although it is an inconvenience to have to take the fence down and put back up weekly, I feel I have made a considerable compromise by doing this, especially considering the fact I was originally told I could have put up a fence to surround the lot. I sent an email to ** per ** with a copy of the letter I received from **. I never heard back so emailed them both again today. ** responded, "Ms. **, my apologies for the delay in getting back to you. After reviewing all the emails, community documents and speaking with **, my position on this matter hasn't changed from what I had stated previously (forwarded to you by ** on February 10, 2015). Residents may continue use of temporary fences for the purpose of containing their pets. However, the fences must be removed when not in use and/or when any type of lawn maintenance activity is going on."

    Within the first year of purchasing my new Beazer home I experienced matting, crushing and buckling in my "upgraded" carpet. My new carpet looks like it is 20 years old and trampled by elephants. Beazer's response: Buckling of this nature is "normal" and you should expect to have to knee kick carpet in a new home every year.

    You would think the first home you purchase would last a lifetime but my new home has not lasted 2 years. I have called for multiple issues and now my roof is leaking which in NOT under warranty. I bought my home August 2013 and was calling about problems BEFORE the yearly warranty was expired. Everything began messing up THE DAY AFTER my warranty expired. I am so disappointed and hurt.     I was told I could get house for 250,000.00. I asked for a lower price, she promise to check with corp. She also did the figure on paper and gave it to me and other offers contingent of selling my home. I came back to do contract see about the verbal agreement. After a few days, I couldn't get in touch with the home counselor. I call headquarter. They told me something could be work out. He had talk to the counselor. I told her what he said, she call me back later that night, said that she spoke to corp and they said the price is 263,000.00. No contingent concerning my house and other thing was off the table and someone was coming to see about the home she said I could get.

    I signed a contract to buy a new home from Beazer Homes in Columbia, MD on 9/26/14, with a settlement date of 3/19/15. On 2/20/15, a month before settlement, Beazer terminated my contract. There appears to be no legitimate basis for Beazer terminating my contract. Beazer has since listed my home on Zillow.com for $60,000 more than my contract price. It appears Beazer is canceling my contract not because I did anything wrong but rather to make more money.

    From the start communications with Beazer were poor. At contract signing I was told I would receive several items in my home that Beazer later denied: Was told master bathroom would have 2 windows as standard, as marked on floorplan; later told one of the windows was optional. Was told first floor library would have doors as standard; later told standard is no doors. Was told finished basement would have two closets; later told Beazer decided to only put one closet in finished basement. Because of this confusion, I elevated concerns to Beazer leadership. That made Beazer mad, and it appears this termination is punishment?

    I paid Beazer a $40,000 deposit. My contract was contingent on selling my existing house, which I did (at a loss, in order to meet their contingency requirements of having my house sold within 60 days). I am now living in a small rented apartment with all of my belongings in paid storage. I also paid $5,212.50 to Beazers preferred mortgage lender in order to get a 6-month rate lock on the home. In addition, I sold all of my personal investments in order to pay the down-payment on this new house, which resulted in me owing $17,000 in taxes.

    In the termination letter from Beazer, they stated that they would refund my $40,000 deposit plus $500 I paid to request nonstandard options. They also stated they would refund the $5,212.50 I paid to Beazers preferred mortgage lender. That is a total of $45,712.50. It is now 3/13/15 and I have yet to receive any money. I want to go to settlement on this house, as planned (per contract). I have a lot of money invested in this, along with much time, but unsure that will happen. Never when I signed my contract 6 months ago did I expect Beazer would terminate it 4 weeks before settlement.

    Nothing but problems in my entire neighborhood, so much so that we have had to send petitions, threaten legal actions, etc.

    1. Faulty plumbing, leaks in most homes in neighborhood. Behind the walls, causing black mold. Beazer has not fixed.
    2. AC units breaking after appx. 4-5 years. Beazer did not honor warranties.
    3. Beazer had to completely replace water lines, as lines were corrupted. Beazer fixed after legal action.
    4. Faulty electrical wiring, buildings not properly grounded. Our community is currently getting a lawsuit put together. Beazer has not fixed.

    5. Windows improperly installed, every single house in our neighborhood. We threatened legal action, so Beazer paid for the new windows but homeowners paid thousands to install. Windows were all "foggy" to where you couldn't see out of them.

    The list goes on and on. Do NOT buy from Beazer unless you love faulty building, crappy customer service, and constant repairs. There are so many builders out there... choose another one.

    My wife and I bought our first home through Beazer Homes and have enjoyed it overall. While we did have some non-critical issues, they were all covered under the home warranty. We did have to work around our schedule instead of their, but I would say that is more of a result of using specific contractors than a limitation on Beazer's part. Our neighbors are all friendly and we have enjoyed getting to know them. One issue we have that is more cosmetic than anything is the quality of drywall install and paint used - there are numerous uneven surfaces and paint spots that are visible in certain angles and light. Other than those minor qualms, we enjoy our Beazer home and would buy another.

    True to form, just as numerous other owners have experienced with their Beazer built home up and down our street, we now have a slap leak. We are the latest to experience this company's piss poor construction ethics and this after a class action lawsuit from several years ago for...you guessed it, lousy plumbing. That time we had water coming out of electrical outlets as did others on the last phase of our build. They used fixtures in the walls that were not up to current California building codes and have been out of code since 1968! Now this! Avoid this builder at all costs. You will only encounter grief years down the road. Next step? I'm contacting my friends at their San Diego KABC affiliate and having a news crew come out to see this crap.

    I built my home in 2001 and I've had nothing but one plumbing issue after another. I've had pipes to burst and I've even had to have a new line installed from my water meter due to issues with water pressure. We could not take a shower and wash dishes at the same time. All the areas where there's concrete split the first year we were here. I would not recommend Beazer Homes to my worst enemy; their work is shoddy and not of good quality. I wish I could afford to move to another neighborhood with a better quality of homes.

    I have been a homeowner of this community for the past ten years. There has been a gradual deterioration in the quality of the building products used on my home. On January 9th, 2015 at 1:00 pm, the builders Beazer finally sent a contractor after numerous complaint of a water leakage throughout the home. The subcontractor informed me that I had a tremendous amount of black mold throughout the entire square footage my attic due to very poor building and installation that stemmed from the beginning process of the building of my home.

    I am totally horrified and afraid of the harmful side effects that this may have caused my family. Black mold is very bad because the mold can cause severe damage to the health. In advanced or later stage of this symptom, mold might cause ghastly things as brain damage, long-term memory loss, and even cancer and bleeding lungs. This is the circumstance in which my family is presently living in; this is tremendously upsetting and hazardous.

    In addition, to add insult to injury, my family and I are presently being displaced from our home, due to the negligence, Black mold and poor building material throughout my home. The home needs to be evacuated due to a very strong presence of BLACK MOLD. As a result complaints have gone unresolved and now I am being told that I will have to pay for TWO homes. I am totally opposed of paying any more monies due to the fact that (1) It is not my negligence (2) I cannot afford to pay for my mortgage, my maintenance, and now being forced to sign a lease to temporarily move out of my home. I find this to be insensitive and outrageous. Something needs to be done immediate to rectify my situation; otherwise I will be taking legal action.

    My family and I are living in extremely hazardous conditions and therefore, affecting my family's medical integrity. Since the builder has compromised the said medical risks, I cannot allow my family to continue to be exposed to such a dangerous and hazardous environment. Because of the sensitive nature of the situation, I am informing you that I cannot afford to pay for two homes, as I am being advised to do. I am sure that this situation can be rectified with some discussions between the home association, the builder, my attorneys and the media.

    Attached you will the facts and photo of my family's current living condition, I must emphasize that this situation has cause me to not only have to leave comforts of my home. I must express how stress and confusing this situation has placed my family due to the following arrangements that I had to make to protect the health and wellness of my family: My young son Sierra had to temporary move out of his home, to which he suffers from a severe traumatic brain injury. My older son, which also has stayed in my home for a substantial amount of time, and was exposed to the Black Mold; he is presently serving this country and has served overseas on three separate orders, to which has no place to come home to. My grandchildren have been exposed to this tremendous safety and health hazard. I am currently on remission from a very serious cancer disease. I am pleading with anyone who can help me find an attorney or any resources to help me with this matter.

    The quality of products used in the house were cheap. They have better options but nickel and dime you to death. The upgrade quality still isn't that good. My wife and are were buying a house for $540k. We were excited until a couple of trips to the studio, we found out exactly what was going in to the house. We tried to get our $10k deposit back, but couldn't. The house was a year away from being built, but they are so desperate because of the crummy work they do they kept it. We were upset but we figured better to lose $10k than to waste $540 on a horrible home. Beazer couldn't believe we would just let it go, so for months they were contacting us to stay and build them. That's who they are. Rather than build a quality house with good products, they tried to use leverage because they had our money. Please stay away or you will be writing about your bad experience and that's a guarantee!

Cabinets installed wrong, door was damaged! so many wiring problems, plumbing issues! Cracks in concrete! to name a few!     We owned several homes in Michigan for 35 years. Great quality, dependable, beautiful! We recently bought a 2006 Beazer Home in Franklin as the second owner. While the home is beautiful to look at, the quality and craftsmanship is the poorest for the price I have witnessed. From the toilets to the roof, everything was designed to be replaced in about 10 years. In our first year we have replaced/replacing 3 heating/air units, a shower tub, hot water tank, all the toilets, kitchen floor, stone work on the exterior. In my opinion, everything in the house is meant to look good at a cheap cost. The craftsmanship is inferior and it was built to be disposable.

    I can't begin to explain the number of defects with my home that was purchased in 2006. The builder is in the process of voluntarily repairing water intrusion behind the stone and stucco veneer homes in this development. After they make their repairs your home is worse off than when they started. I intend on pursuing this further with my lawyer asap. Will post additional details shortly.     I feel so sad to write this review. Not in anger but in disappointment. I want to cry about the whole situation. This is the FIRST BAD review I've written about Beazer. Everything was all good until town homes were built right next to our home. So I'm not shocked to see neighbors who live across the street with a garage and driveway leave their purple van next to my home 24/7 for three weeks now! HOA claims they don't own rights to the streets since we're "under construction" and to "call metro, believe me you don't want metro tagging and towing". Yeah that was a joke and a bold face lie told to me. Metro told me since it doesn't have a lien, stolen or parked illegal they can't help me. :) Wasn't that just the thing a first time homeowner just wants to hear! I felt how can this be! How can this be that Villages of Riverwood, HOA and Metro can't help us.

    We saw the map when we chose our lot that town homes would be next to us but we didn't think much of it. Until they started building them I got concerned knowing parking would be a problem. Knowing people would like to park next to our corner lot home. This has only become a huge issue when one family in particular moved into those town homes. I didn't know whose van it was for nearly two week, the van sat there for an entire week without moving! I thought it was a construction worker's van. I was so sad to see those people actually live here. They CHOSE to buy a town home. You know you only get one garage and one drive way with a town home. So why purchase one if you know that not enough!

    For the life of me I don't understand why they think this is ok with us. I hate the way a neighborhood looks with cars on the street. Our street now looks so sloppy and messy. I'm so worried that since this is now going on three weeks of them parking here they will continue. This is so unsightly I can't stand it. When they pull up I open the blinds to let them know I don't approve of this but they act like they don't see me! Neighbors are furious over here. HOA loves to mail out letter of only park in your garage and driveways because it's a hazard and so neighbors enjoy their homes. Why waste all those trees on letters when you don't reinforce anything? People will continue to do what they want if there are no consequences.

    I absolutely loved the Beazer experience of customizing our home but this is enough to make me want to leave. I haven't even lived here a year yet. I blame Beazer on poor planning of the streets. I can't even drive on my own street to get home because of the one set of town homes that are done where people parallel park. Oh and it'll be worse when the town homes across from those are done. It's already tight enough getting down the street. I'm so disappointed when I look out my window and see that van there everyday and I can't do anything about it and to see the mess of the neighborhood I used to love so much.

    We have wasted our time and money for this big mess of a neighborhood. I do not recommend this subdivision to anyone. HOA isn't on your side and you pay them monthly, yet they want YOU to do their job and approach neighbors asking them 'Hey please don't park your car here by my home'. No I don't think so. At first I wanted to and still do but I'm not doing their job! We basically pay them for free. I give two stars for sadly disappointment. Had I wrote this review say a month ago you better believe it would be five stars. But glad I know what the real Beazer experience is. Beazer does have nice homes but that's all I can say.

    Had town home be right next to homes when we looked over here I wouldn't have moved here. I am trying go get a no parking sign put next to our home. I will be on HOA until something happens I will call and email them with updates. I don't just except bold face lies and hope you'll help with our issue when I know you won't. Neighbors ask have you put a note on their van? No I have not that HOA's not mine! I'm not getting into a fight with a rude and inconsiderate neighbor. Bad thing is I know where they live and their driveway is always empty! I will force HOA to put a sticker on their car eventually.

    Everything they put into the homes are cheap and look nice until you move in and it all falls apart. I hung every picture in my house without a hammer. I pushed the nails through with my thumb. The drywall is crumbly, the septic systems are all awful in all the houses, and the insulation is the worst ever. Everybody in my neighborhood had 400 dollar electric bills the past few months. Not to mention water leaks and water bills that skyrocket! They mass produce and could care less about quality!

    We purchased a home built in 2007 at a cost of just over $500k. We've encountered problems with leakage around windows. The first time Beazer acknowledged it was a construction problem and made repairs. When the problem manifested in another window in the house, Beazer came out and suggested that maybe there was a problem with the weep holes not being properly maintained, and when asked how one might do that particular maintenance, one of the representatives said he had heard that pipe cleaners might do the trick. With that, the suggestion was withdrawn as the problem and the two representatives said they'd need to go back and talk with management.

    After several weeks of no response, we contacted them and was told about the weep holes again, with the comment that the damage was low on the window and that had to be the problem. When asked why it took weeks to conclude what was largely discounted on the visit, the answer was the rep didn't have his notes available - presumably management needed notes? Again the suggestion was made that the weep hole maintenance was the problem - and when asked about maintenance, the representative suggested the pipe cleaner rumor. When asked directly, is it Beazer's position that a 500k home's maintenance was dependent on the rumor of using a pipe cleaner, the story changed.

    This time the rep suggested that one needed to blow out the weep holes with compressed air. When I then asked, "are you saying that buying a Beazer home requires one to also buy an air compressor," the story changed yet again. This time the rep sent via an email attachment the alleged window manufacturers maintenance manual. All of this communications was being conducted by e-mail.

    We then took photographs of the window, showing two things - one, the damage was along the vertical sides of the window and went up to at least 12 or more inches - not the localized corner the Beazer rep described - and, two - the window was not at all like the window depicted in the maintenance manual. At this point, the rep directed us to the window manufacturer for resolution. We did, and was informed by the window manufacturer that it was not a window of their manufacture. We then notified Beazer of that, only to be met with silence. We then offered Beazer the opportunity to dispute any of these facts - with the promise that we'd share them widely unless they would care to dispute any of them - and that their silence of this subject would, as far as we're concerned, constitute concurrence.

    Meanwhile, we've been advised that the core problem is inadequate or improper flashing around the window - usually something that is pretty basic. My observation at this point is that Beazer doesn't seem to have the ability to build value in their homes, that if after a few years poor construction yields this degree of deterioration on an allegedly high quality home, one would need to be very wary of any home they build.

    From the bait and switching up front (they wrote on the sales contract, my HOA would be 39 then later told me "whoops it's 115" and was "my responsibility to verify not theirs") to the lack of care throughout nothing compared to pressuring me to close early then immediately lowering the price of the homes by 15 percent after I closed. I dearly wish I had walked away early. Also my home was clearly rushed and I receive a hit or miss response to issues. I'd say about half get fixed, the rest I just let go or fix myself. I have filed a complaint with the BBB and contacted the VA.

    Do not do business with this company. They keep your refund if you decide not to buy their house 5 days after you sign a contract. It's called due diligence. Make sure your agent explains this process. They're poorly built homes and dollar you to death for every upgrade. The sizes of the rooms are for people who are 5 feet tall. Crappy builders folks. Buyer beware.

    Noticed a lot of complaints on this site. This is my second home built by Beazer and I love both homes purchased. The builder has respond to my concerns and repaired issues that came up, the quality is very good and their style just matches my taste for a home. Please remember with any home builder...they are people mistakes or items used in homes can be defected just like cars, clothes etc., give them a chance to fix the issue or contact the folks that made the product as builders buy/are consumers like we are. Wish everyone luck with getting your issues resolved in a timely matter. I will have Beazer build my retirement home as well....Love their homes!!

    I have read the numerous complaints and find myself confused on where you all were at when your home was being built. Did you not attend your homeowner walk to address any and all problems you found inadequate with your home? There was an additional walk after that so that you the homeowner could verify all items were fixed. All of this was put in writing for you to have. If your home wasn't to your satisfaction you did not have to close on it. I'm sure you found items that needed correcting after living in your home. The builder, as you are, is human and can't possibly catch or foresee all issues that may arise. That is why you are given a warranty. I know here in the Atlanta market Beazer homes has the old school philosophy that the customer is always right, even when you're wrong. Take accountability and stop with the outrageous complaints. Also for the lady in NC, Beazer Homes can't give your son a life nor be responsible for him failing to have any friends.

    They say that there is a 4-Year Warranty on the Roof. I have put Shingles back on 4 times. They say winds were 45 miles an hour at the Airport and that is what they go by. The Airport is over an hour away. They do not cover Your Roof, they claim to have warranty on all this stuff. I will tell anyone they speak and promise and after the sale, You are on Your own with a cheap house with flaws. They lie about everything and do not trust this outfit.

    I had a tree that died in the City Zone and asked them to use a different Tree than the River maple and they came and jerked it out and stuffed another tree like the crappy one We got. They did not even dig a hole. My Wife had her shovel there and they took that. They are Scam Artist in my opinion. I see so much that they have done to other People.

    We've now been in our Beazer house for 13 1/2 years but problems began revealing themselves before the first year builder's warranty ended. First were the small cracks in the master shower grouting. After raising a stink Beazer finally came out just before the one year anniversary and resurfaced the grouting; the supervisor advised keeping an eye out on it as it could be a potential problem. A year later my foot went through the wall, tiles and wet moldy green board fell to the shower floor. The same occurred in the bathtub surround of the second bath. The copper roof over the portico apparently is not sealed well to the brick as whenever there is a heavy rain water flows down from the front door transom and floods the area by the front door. The transom is fogged and there is a smell of mold in the foyer. This has been an issue from early on but the cost of ripping out the walls has been cost preventative.

    I know that new houses will settle over time, but the settlement of this house seems excessive. A large crack in the mortar over the garage developed that caused the window above to crack. There is a crevice on the garage floor and the family room at the back of the house has notable cracks in at least four places that have caused the drywall tape to pucker considerably (see pictures). This is the fourth newly constructed home we've lived in, in as many states, and have never encountered these type issues before. I guess nail popping is something unique to Virginia as other states we lived in required drywall screws. The builder will only make repairs to popped nails within the first year; ours began popping all over the house in the second year. Vinyl in the bathrooms began curling up at the edges by the third year, revealing that the adhesive had been thinly applied only at the edges. Windows have lost their seals and have become fogged.

    With the understanding that homes require maintenance over time, I feel that the problems we've encountered are directly due to poor quality materials and workmanship. On the upside, our little neighborhood of 40 houses became an unusually close knit community as a result of our mutual displeasure with Beazer. We began by meeting out in the street and sharing our frustrating stories and got to know each other very well. Neighborhood gatherings of every sort have become our way of life here and we have Beazer to thank for that!

    Several problems occurred after we moved into our new home in April 2014. Our AC drainage was installed improperly. The water were leaked all over our attic. The wood floors had gaps, doors knobs have sharp edges, outside water faucet broke, backyard grass laid unevenly, heater leaks. Our utilities bill are twice more than others (City told us, and they asked us to check the water leakage in our house). NOW, we are facing a scaring problem-foundation Issue. The whole side of house cracked more than 1cm horizontally from the breaks to concretes. Beazer's warranty guy told us that that was the slab settlements. It's cosmetic crack and they won't fix it. NO!!! So now, I have to hire a foundation repair to inspect the home. Then I'll talk to Beazer again to fix the crack. It's their job to fix it. Three months after purchase, we have already experiencing all these problems. What will happen in the next?

    Beazer did come out in August 2014 to fix the electric outlet/wiring problem. Well Beazer came out on the July 2017 and assessed the damage of rotten wood to the back door, and said it was a common problem. We were not covered for the damage of them replacing it, the contractor told us we had to replace the post of the door and to go to Home Depot. We had to replace it out our pockets. The foundation is fine.

    We were promised a refrigerator, 2 sinks in the Master Bedroom, and we did not get any of what was promised to use. We have had problems with the electrical sockets not working and calling the builders to fix it and now both upstairs bathrooms are not working. The Master bath socket is not working. The whole bar slide off and we had to get rubber cement to glue it back on. Now our A/C is not working. We have had the house for about 1 year and 9 months.

    My son purchased a Beazer home a little over 3 years ago and from the first 6 months it started to shift, move and erode due to poor planning on the lot's foundation. After waiting over 2 years for the major repairs to be done the final "cosmetic" repairs are still pending. Mike, I am sure Adrianne from Durham can attest, has now stopped answering calls or messages. Our lives have been disrupted for over three years now, a house that was supposed to be the place where my son could network and socialize with peers has never been available, and this has severely curtailed his ability to adequately network for the future. The financial loss as well as the emotional stress on the family cannot ever be compensated.

    As I read the many complaints across the country it makes me wonder why a class action suit has not developed against this publicly held company that preys on unsuspecting young buyers. From what I have learned, many of them are first time buyers whose dreams of ownership are shattered by the callousness of a company that cares more about profits than customers. I pray that there is an honest attorney out there that is willing to take this bull by the horns.

    My wife rented a home from Beazer Homes last year and upon moving in the carpets needed cleaning, there were weeds in the yard, and the place was dusty from sitting for almost a year. We asked the rental agent if we needed to do a walk-through and her response was, "if you want to." Now moving out Beazer is requiring her to clean the carpets, weed the yard, and general cleaning. Of course I agree the place needs to be in the state it was in when we rented it, and we did. Leaving a rental dirty or in dismay is not our style but I am not going above and beyond what it was in prior to move in. In my opinion Beazer should have made an attempt to protect us and them by requiring a walk through. We should have insisted on a walk-through now Beazer is smiling. The agent, Dina, really does not care what the tenant has to say or cares about the situation. Customer service is horrible. I wouldn't rent from them again.

    Where to start, I could write a Book. I paid 50,000 in upgrades and nothing was done correctly. This was suppose to be my dream home and it's been a nightmare. My privacy has been invaded, my appliances do not match and my wood floors are chipping and cracking after two weeks of moving in. They scratched my whirlpool tub I paid for and refuse to replace. There are also several code violations. When the builder told the Pres. And Vice Pres. of my region, they said I would just have to deal with it. I'm currently speaking with attorney on all issues.

    Our neighborhood in SW FL has battled Beazer for years. They did not follow the original plans for the neighborhood and things are in terrible shape because they short-changed the home owners in order to increase their profit margin. Backyards have eroded into ponds due to poor drainage and homes being put closer than the original plans. Windows in many of the homes do not open and close correctly because they used a substandard window type which cannot even be repaired. The windows have to be totally replaced if the mechanism fails.

    Currently, a bigger issue is the stucco problem. Because they allowed a subcontractor to use inferior stucco, it's falling off the exterior walls. Several of the homeowners have contacted Beazer over the last few years. Beazer's standard answer, "It's outside of the warranty time." These problems started manifesting themselves in the first 3 years and Beazer patched the issues. Things are worse and Beazer does not want to accept responsibility for their failure as the builder of the neighborhood. My home is not 10 years old. They patched the area 5 years ago and now the damage is substantial. Now, they do not seem to want to do the right thing and replace the damage stucco and wall behind the stucco. It's not over, but Beazer needs to step up and fix the problems or cease to build homes. (The pictures included are not as bad as what has happened to some of the other homes).

    I have been in my home almost 2 years! We live in Maryland and have had numerous warranty defects, structural and life-safety defects after purchasing our home in 2012. We had our home inspected by a Professional Licensed Home Inspector then a MD State Licensed Engineer Firm with a full defects list & engineers report provided to Beazer.

    Beazer HAS FAILED TO COMPLETE WARRANTY REPAIRS AFTER WE HAVE WAITED ALMOST 2 YEARS! Though Beazer was notified many times during the warranty period and literally begging to come fix our home. KEEP PUTTING US OFF. HOMEOWNER'S STATUTE OF LIMITATIONS WILL RUN OUT! I'm not alone. Beazer has numerous complaints from homeowners on the internet and now filed with The Montgomery County Maryland Department of Consumer Protection. (Google: Beazer defects, Beazer complaints, etc.). My home buying experience has been a nightmare to say the least. I would not recommend them to anyone. If you have defects and can't get Beazer to fix them, you better have $20,000.00 extra or more to hire an attorney like we have done.

    We built our Beazer home in 2009 and checked on it nearly everyday during the building process. We were happy we could customize most of our home. Two things we regret not doing our homework on was the roof and the furnace/AC unit. Two years after moving in strong winds blew off or loosened several shingles. A contractor of ours came and checked it out and said the roof job was very shoddy work. Shingles were not nailed down properly and he would recommend a complete new roof. This began a nightmare process. There's not enough time or space to share the long painful story, but after several months of talking to the contractor and Beazer, both refusing to take responsibility, they recommended that we call the shingle company to see if the batch of shingles put on our house were faulty. (Isn't that HIS job??) The contractor also said one of the reasons only OUR home had roof damage was because we just happened to be in the path of winds that swooped over the house across the street and up and across our roof!! The excuses were that bizarre and maddening!!

    We had someone just nail down and patch the damaged part of the roof. Because of strong winds this past February, we lost a huge number of shingles. A claims adjuster came out and said the shingles popped up all over the roof as he walked it, and that we needed a whole new roof. (We've known that for 2 years!!) Our home is only 4 1/2 years old even now. Last week we had a new roof put on. The same week our AC wasn't working so we called Airtron, who put in the original furnace. After showing us the rusted coils in the furnace and being told there would be a leak there sooner than later, and telling us that the coils in the outside AC unit needed to be replaced, we decided our best option was to get a new furnace and outside AC unit. NOT CHEAP!! And, again 4 1/2 year old house. Thank God, we now have an excellent furnace with a 10 year warranty and we have a good roof with a good warranty.

    We've had to replace the doorbell that burned up and the garage door key pad. Last year we had to get a new hot water heater. Beazer had us fill out a survey a year after we closed on the house. We'd had them fix everything we were aware needed fixing during that first year, so we gave them good marks. We spoke too soon. We would NOT build another Beazer home, and we will not recommend anyone else build one with them either.

    After 2 years of ownership, my wife and I are now seeing hidden defects that our Beazer built home. There are numerous cracks in corners of walls where it is obvious that no taping was used. The air conditioning still is not keeping the entire home at even temperatures, even after Beazer had the A/C system replaced and some duct work replaced. Better but not evenly warm to within 3 degrees. There is still a cold bedroom that does not get adequate heat. We have a back wall that has moved and Beazer wants us to wait until it gets worse, why? The paint job that Beazer painters did was so poor of quality that we had to spend additional money to double coat to get a good paint job the second time around. Wood trim is separating from the walls and had to be recorked and then repainted. Beazer was asked to fix these issues but refused. I am now spending money to repair these issues and will instead do whatever I can to communicate to the public that Beazer is not worth buying a home from.

    Buyer beware. We purchased a home just 3 weeks ago with Beazer, and our contract was ratified by 3 separate individuals, and was delivered as final. Just yesterday, we receive a call from the sales agent who openly admitted that he had neglected to add the additional cost of the hardwood in our FR extension, yet stated that we now must pay an additional $1000 for this flooring.

    Our contract clearly states that there is hardwood in the FR, and carpet in multiple other areas, yet not the rear extension. The contract makes no distinction between the base and expanded FR. I have spent the entire day trying to speak directly with a manager at Beazer, and my calls have not been returned, just emails stating that they have an auditing process to correct their errors. Outrageous. How many audits may they have? After they have returned a contract from their home office as ratified, does this not stand as legally binding? This is absolutely shameful conduct and should alarm anyone thinking of dealing with this company from a pure honesty perspective. If they made an error, well, they need to stand by it - the purchase price they signed. Highly distressed after only 3 weeks into the process.

    We have had our new built home for 1 1/2 years now. Last week we decided to have a duct cleaning company clean our duct system because of all the dust we were seeing. When they took off all the vent covers on the ceilings and walls, they showed us that every flexible duct lining inside the openings were covered with overspray paint. They showed me as they vacuumed how the paint crumbles and flakes off the lining material. This is inside the duct system so there is no way the filters can filter out the particles which means for a year and a half we have been inhaling and ingesting paint particles.

    I took a black plate and removed the air filters and the overspray around the inside lining of the flexible ductwork is severe and lifted it a bit and the black plate was covered with tiny paint particles. This is what we are breathing in our air supply system. I called Beazer, they came out and be of the agents stated it was obvious the painters did not cover the openings before painting. Clear negligence. I told them I want the ductwork replaced. They are dragging their feet. My air filters are completely useless as the particulates they are designed to capture and prevent are already inside the duct system courtesy of Beazer Homes.

    Contacted Beazer representative in Arizona about the leaking windows because of no valance on outside that allows water to come in and every window will not stay up due to broken springs. Received an email saying the warranty period is up and it's my responsibility to have them repaired. Our entire development has this same problem.

    We entered into a contract with Beazer Homes in the Colonial Forge subdivision in October 2013. Due to an expected child and our other school aged children, we wished to close on the house at the beginning of June, despite current estimates of delivery being in April. We were told that would be of no concern. The initial communication was promising as their prices seemed to compete well with other builders in the area while their options appeared to offer more for the money. Within days of the initial contract being signed, we began to notice that our questions and concerns would go unanswered by Beazer Homes for several days or weeks, if they were answered at all.

    We continued in the process despite rising concerns because we understood that they were dealing with many customers. Unfortunately, as we got further along, the calls and emails were answered less and less. We did not call daily or question every detail, but on a half a million dollar investment, we certainly would like updates on progress of the process. We heard absolutely nothing from Beazer while permits were being requested, even as we desired to add small options to improve the functionality of the home. Only after getting the status from the county that our permits had been issued, and contacting Beazer to inquire about the next step, did we get a response about setting up the pre-construction meeting.

    At the pre-construction meeting, the builder came unprepared and no home counselor was present as it was our home counselor's day off and she did not see fit to have anyone from Beazer attend in her stead. In fact, she did not even find it necessary to have the documentation for the meeting prepared in advance. The builder did not have any of our options from design studio or various electrical, cable, phone locations in his documentation. He had only the few selections made on the first day that we signed a contract with Beazer. He said that we could set up another meeting later, as though the time I was taking off from work to accommodate the current meeting was of no value.

    The lot we agreed to purchase had a significant hill behind it that sloped down toward the house. I expressed concerns about water in the basement and asked about the steps that would be taken to prevent flooding. Much to my dismay, the builder offered only that he could build our model in his sleep and there would be no issues. He did however decide to inform us that a 100-year flood plain partially impeded on our property and that we should consider contacting our insurance company to ensure that it would be no issue. This is a fact that was not previously disclosed.

    As the meeting continued, we got to the point in the contract where we confirmed delivery of the home. He had April listed. We let him know that we selected early June so that I could recover from childbirth and the move would not impact our school aged children. He laughed and said it didn't matter to him because he had a bonus pending on delivering by April. He said that one of his day laborers would maintain the sod until we closed on the house, and there would be no issues.

    Fast forward three weeks. It was a week after the build was supposed to start, but our area had been hit by a snowstorm on the very day building was supposed to begin. I emailed our counselor to ask how the build would be affected since I knew that it could not have begun. She calls me, with the builder present, to inform me that Beazer corporate decided to delay our start date by two months because they would have to spend $250/day to run the home for the six weeks between completion and closing. Not only is that number absurd, but at no point in the four months prior, did anyone express concern over our intended closing process.

    At this point, my husband and I had enough and informed our realtor that we would like to withdraw from the contract. Magically, from a company who during the prior four months failed to respond to inquiries, was able to rectify the issue in 20 minutes. Although the solution may have made many people happy, it only further instigated our concern that Beazer was only motivated by money. What would happen to us after closing, after we entered into a mortgage and were paying on the home, if we needed repairs on warrantied items? How could they care about the customer after they received payment, if we could barely get responses from them before the build even began?

    We began receiving calls from the sales manager who minimized our concerns saying that we had no grounds for terminating the contract and vowed that Beazer would not refund our deposit. At no point did we ever request the deposit. We knew by the terms of the contract that it would be forfeited. Yet his apology came only with reminders about the deposit being lost and assuring us that prices in the community would be going up so we would be missing out on a good deal. Bad business and poor customer service is never a good deal. You get what you pay for with this company. They are not vested in customer satisfaction, only in getting paid. They motivate the builder with monetary incentives to ensure that houses get thrown up quickly, which begs the question of where they place quality? Do not be fooled by lower prices, as your frustration is not worth it. I would never consider going in to another contract with this company.

    My wife and I purchased a Beazer home in late September for more than a quarter million dollars. Prior to the closing date, and during our final walk-through, we could not go into the basement as it was flooded. We were assured everything was fine and the sump pump was good. It was just a fluke incident. 3 months later after we moved in, we had a massive rainstorm days before Christmas in the MidWest. Our basement flooded on a Friday night @ 9:00 pm; the sump pump had a bad motor and clearly was not new. Look at the picture we posted on YELP, it is covered with rust and was not new as they promised us. We did not have much stored in the basement nor was it finished, we did however have $3,000 in home goods, electronics, etc. that was permanently damaged. We had to throw all this out. We received a rejection letter saying that Beazer was not responsible for any damaged goods based off of the bad sump pump. The water levels were up to the insulation, furnace, and water heater.

    Lucky for us we were able to work around the clock and save this as it is clear in Beazer's rejection letter they would not of replaced this, but rather made us turn in a homeowners insurance claim on something that they screwed up and aren't taking ownership for. BAD CUSTOMER SERVICE. My wife and I wish we never have moved in and built/bought with another builder. We've had to use the emergency customer service another time with more plumbing issues, rotted out drywall, from an incorrectly installed faucet upstairs. That was a huge headache that left me taking off several days of work for nothing as service never came. We got no answers and have had to call and call and call. BAD SERVICE. We understand issues arise when building a new home, however when they do pop up, they need to be fixed and taken care of. When you spend the kind of money we did, we expect the problems to be corrected. Beazer's communication throughout this process was poor and left us asking more questions as to why we purchased with them. PLEASE DO NOT BUY. LOOK AT OTHER BUILDERS.

    Where do I start? Everything I say here will be factual. I will do my best to keep my emotions out of this. My husband and I have entered into a $308,000 investment and we are not happy.

    Let's start with the foundation since that's the ground-up approach. When the foundation for our house was laid the openings for the pedestrian door and the garage doors (both the double and single) were located in the wrong place. This was not realized until the garage was built and the walls were up. The ped. door and both openings for the garage doors had to be moved. Now we have a sort of patchy looking area around the garage doors. The ped. door is not so noticeable. Staying in the garage, the utility sink we paid for was left out. The site manager had to locate it strangely close to our steps going into our mudroom. So the sink we intended to put there (big enough to bathe our dogs) would not fit. We had to go with a sink half the size we wanted. No washing dogs, the sole reason for putting it there.

    Next, there was an extreme bowing of the cupboards (the 2 by's the lay on top of the brick foundation block that attach the framing of the garage to foundation). You could put two fingers in the gap. This would cause the wall/ceiling to move when that cupboard gave under the pressure of the roof eventually. The construction manager decided that lag bolting the cupboard to the (?) there was nothing to bolt it to, would do the trick. So when we brought up that the bolt wasn't actually doing anything, he put shims in there. It was then covered up with drywall.

    Next, the kitchen. The gourmet cabinets we ordered and paid an extra $5,000 for ended up being contractor grade cabinets. Beazer simply charged us more for an uncommon color. We spoke to three dealers that sold/installed these cabinets and they all told us that we overpaid. The finishes and colors don't increase the cost. Only the type of shelving, the slides on the drawers, and the width of the cabinet doors determine what grade they are. You can get them in any number of colors, styles, wood finishes. When our cabinets were installed the painters tore off the crown moulding on a few of them and instead of cutting new crown, Beazer just put the same ones back up, leaving gaps in the mitered corners that look completely shoddy. (This is done throughout the house. ) We paid for a "gourmet package" on our appliances as well.

    My Whirlpool oven has completely shut down three times and I've been told that I cannot use the self-cleaning feature because that's what's causing it. Beazer will not stand behind the products they chose. I'm stuck with appliances I paid several hundred dollars extra for that don't meet the standards of even a decent product. So, my "gourmet kitchen" has turned out to be a gourmet nightmare because two of the breakdowns of my ovens were on Thanksgiving one year and Christmas the next year. No, I'm not lying I'm telling the honest truth.

    We have walls in our mudroom and kitchen that are bowed out so badly that you can see curvature in the baseboards and 1/2 inch 'humps' at the baseboard where they used drywall mud to fill the gap between the baseboard and wall. It looks like Willy Wonka installed the framing and drywall. The wrong cabinet was ordered for the kitchen island and they left the wrong one sitting unattached on the end of the island. Well, the wood flooring guys installed wood flooring around it. When we pointed this out Beazer said, "well we'll just give you that extra cabinet" and they installed it. So we ended up with an extra cabinet and counter top space. The problem is, our countertops are granite, very heavy. It started causing the whole floor in the kitchen to sag. The caulking around the countertops on the opposite side of the room was gapping so badly, you could stick your finger in the gap. That was our first clue. So we mentioned it and they said the caulking was doing that because it was new and shrinking. This is when the house was still under construction. So we let it go for awhile. Later on when because of problems I haven't gotten to yet, we had to get a structural engineer to come in, we found out the kitchen floor was sagging quite badly.

    So on to the sunroom. The sunroom is lower than the kitchen. We don't know why. We found this out too from the structural engineer.

    Wood floors. Wow. Gaps so big you can see the subfloor. Ends so shoddily cut that they are crooked and gapping. Because there was no air conditioning in the house until the very last moment, the flooring was not conditioned to the temp and humidity of the house and the floors now shrink so bad that there is a 1/4 inch gap around the shoe moulding in several places in the house. You can see the edge of the flooring sticking out beyond the shoe mould around the baseboards. Shoddy. The guys that Beazer had installing our flooring were there after 11 p.m. at night with no electricity in the house and practically no light trying to put in wood floors. These are wood floors we paid an extra $6,000 dollars for.

    Subfloor. Our structural engineer determined that one of the supporting beams under the house was more than 6" off, creating unsupported weight on both sides of the beam. We now have a 'hump' in our floor between our dining room and foyer where this beam sits.

    Staircase. It's totally and completely crooked. The staircase is sitting at an angle and therefore the oak treads we paid extra for are not square. Beazer had them "custom cut" to make them "look" as if they fit to make the staircase 'not crooked'. It creaks because the tread framing was for carpeted stairs, not oak treads. Yep. It's all true. The crooked staircase has also made the wood floors that run the foyer at the base of the stairs crooked. Go figure.

    Foyer. This is unreal. In our foyer there is a wall that connects to the back wall in the garage. This common wall also is adjacent to an area of the roof over the porch. This part of the roof was LEFT OPEN through at least 3 downpours and several smaller rain events. The water was pouring into the garage and down the drywall in the garage on that adjoining wall. We later found out that the reason it was left open was because they didn't know how to finish the roof where it adjoined the roof of the porch. We found this out because ours looks very different from several of our neighbors with the same style of house we have. We've already had the drywall in the garage replaced once because of this event and moisture being inside the wall. Incidentally, the electric and insulation as well as the drywall was already installed when the roof was left open for TWO MONTHS.

    Okay, upstairs loft. The ceiling/wall is moving and separating at the ceiling causing sagging of the ceiling and it's so unsightly, it's scary. Our house is cracking up.

    Miscellaneous. Our bathroom cabinets/lights were installed incorrectly three times. But we did get two cabinets for our laundry room out of that fiasco.

    All I can say from all of our experiences is that Beazer will hire anyone to do the work. They will take every low bid they can on materials. I will NEVER buy another Beazer home. I will NEVER recommend Beazer to anyone. I've had houses built. I've lived in houses all my life and I've never seen this many problems with a house.

    Beazer does not address/correct the problems. They basically patch what they can and try to justify or excuse the rest. We've been told that most of our problems are due to settling and shrinking because of low humidity. We have three humidifiers in our house. Our house stays sufficiently humidified. Our house is still coming apart at the seams. Most of the framing around the doors has a 1/4" or more gap around the bottom. There are gaps everywhere, floors, cabinets, backsplashes, you name it. It's all shoddily installed by low-bid workers who didn't care. That's it. That's enough right? We are currently trying to get Beazer to come back and fix the walls and ceiling in the loft and address why the caulk is still gapping around the kitchen counters. We are just about to bring in a third party.

    My husband and I purchased a Beazer home in the subdivision of Mar Bella in League City, Texas. We have been in our NEW home for about 2 months. OMG, we have never seen such shoddy work in all our lives (we are in our 50s, and this is our 5th home). The doors, trim, baseboards, etc. all look like they came out of a junk yard. The walls are bowed, things are patched throughout the house. There are nicks in all the doors, trim, baseboards. The texture on the ceiling and walls look like it was just thrown on it. It is just sloppy work! Everything in the house has got to be the cheapest made things they could buy. Such as, the ceiling fans, kitchen sink, appliances. Toilets clog every week.

    We sent in a bad review on Beazer, and one of the construction managers came out to check out our complaints. He said he would send some of their people out to fix everything. The house now looks worse than it did before! There is absolutely no pride or workmanship in these homes. It makes us just sick, as we spent every dime we had to get into this house. I spend a lot of time crying about it. We were hoping this would be the last home we would buy, but now we can't wait to get out of it. We only hope that we will be able to sell it someday. Don't be the suckers that we were. If you are planning on purchasing a Beazer home, check out every inch of it first, or better yet, find a different builder!

    I purchased a home with Beazer May 2013. BIGGEST MISTAKE of my life. This home was not built with quality in mine, just money! I been in my home less than a year and my roof had a leak. My upstairs floors creak like this home has been up for 10years. Electrical issue upstairs and downstairs, leaks in my upstairs master's bedroom window sill and the customer service when you call to tell them that the home is malfunctioning OMG is the worse. I wouldn't wish this on anyone. Then they overcharge for the appliances. I really think they placed used ones in my home bc there was something burnt in the bottom of my oven not to mention the fact that I was told blinds came standard with my home. The lady even showed me the type of blinds I would receive but when I moved in NONE and I live on a corn lot so everyone could see right through all my many, many, many windows!!! This builder is the absolute worse. Avoid them like plague!!! I wouldn't recommend this builder to my worse enemy if I had one!!!

    Beazer Houses are cheaply made. The walls are thin. I can hear everything my neighbor is saying. The walls were not completely painted. The siding is not attached securely. And my garage...they put a fourth of insulation in. I would rather buy an old house & pay to have things repaired. At least older homes are much better!

    My wife and I purchased our home in the Glen View Hills Development in Florida, NY in May of 2012. The home was "brand new" and prior to our closing we notice several defects including, nail popping, cracked grout, bowing siding and generally dirty conditions. The GC at the time (I say at the time since there have been 3 in 15 months) assured me that it would all be taken care of since we had a 12 month warranty. He also stated that we should wait a while since the home would continue to settle and we may experience more nail popping and cracks. Approximately 2 months prior to our one year anniversary, we contacted the GC but never received a call back. I continued to call with no result. After many attempts, I contacted the sales office and was advised that GC number 1 was no longer with Beazer and was given the name of GC number 2. I called GC number 2 many times again with no response and called my contact at the sales office. She also had not returned my calls.

    I finally heard back from the sales representative who texted me that SHE was not with Beazer any longer and directed me to the new sales rep. I went in to talk with him and explained my situation at which time he mentioned that I might be over my warranty period. I explained that I had tried contacting them for 2 months. He later said he would have to direct my inquiry to GC number 3 as number 2 was short lived at Beazers. When I finally heard from number 3, he stated I needed to contact the Warranty department, which I did. I was also informed by them that I might be over my warranty period, and besides I could only report 3 items to correct.

    Fast forward a bit and everyone agreed that I should have had the work completed and they agreed to the repairs. The siding guy stopped by and said he would fix the bow and a small crack and would do it by the end of the week (it was Tuesday when he came by). 3 weeks later, no word from the siding guy. It was only after numerous emails to GC number 3 that they actually showed up to fix the crack, yet the bowing is still there. Again, I contacted the GC and again NO response. Next on the horizon was the spackle people who had to repair NUMEROUS nail poppings throughout the home. Most of them were on the ceilings, but a good number were on the walls, which we had painted various colors after moving in. I had to take 2 days off work to be there as they spackled one day and had to come back to sand the following day. When I asked who was going to paint over the repairs, they replied that they do not do that. I contacted GC number 3 about the painting several time with no response. No response seems to be the norm. I finally heard back and was told that they were looking for new painting contractors and would get to me as soon as possible.

    Finally after 2 months, I heard from the contractor and set up an appointment. He advised me that he can only paint the "Beazer colors" and does not get paid for doing custom colors. I explained that I had spackle all over my home and there were some areas of color that had to be painted in the custom colors. I have all of the paint, it was just a matter of using it. I asked how it is any different painting, say yellow, instead of white. Is it not the same technique. Did they have to contract Michelangelo to do anything but white. The painter finally agreed to paint the areas.

    This past Saturday, an employee of the painting contractor showed up at my home (half hour late), took an hour to cover everything and proceeded to paint the ceilings builder white. His boss called him and asked how much longer he was going to be at that point he said about 2 more hours. He had been there a total of 4 hours, 20 minutes of which were spent painting YELLOW. His bossed told him to leave as he did not know the extent of the color work and that he would be paid by Beazer. I called him, got his voicemail and left a message I cannot repeat. He did call me back on MY voicemail and explained that he does not get paid and that was that. I have called GC3 since that time, expressed my anger at having a half done job and have not heard back (typical). GC3 has NEVER been the first to reach out and NEVER calls back. The service is ridiculous.

    By reading this, you might think I am being picky, but homes in this development are in the $400,000 range and I think I should have a level of expectation that goes along with that price tag. I have also voiced my concerns for 2 years now as to the heating of my home. In the winter, the upstairs is unbearably HOT while you freeze in the kitchen and family room on the first floor. The heating contractor came out last year and said the only way to regulate the system was to close the upstairs vents in the winter and vice versa in the summer. That did not seem right to me, but I accepted his explanation that since it was an "Energy Star Home", that is the "way it works". When I had a plumbing issue earlier this year, I mentioned it to that plumber and he told me that there should be baffles that can be adjusted. I mentioned it to GC3 as well and he agreed. When the plumber arrived, he said the same thing about not being able to adjust anything and that I have to adjust by closing the vents. As you can see I am frustrated beyond belief. I do not know where else to turn.

    We bought this 10 year old Beazer house in Fort Worth when it was 5 years old. Our daughter moved in and then we got here. The water to the kitchen sink was never hot so they turned up the water heater (the water is scalding at all other places but since we know about it and have no children in the house we leave it so occasionally when I use the dishwasher maybe it will help). Since the weather is hot most of the time here in north TX I really don't fuss about it but now that winter is coming again I get mad. I am out of town quite a bit but I did send an email to Beazer about two years ago and the response was to call a plumber (no back and forth about what was the problem or how I wanted it solved. Giving people in other Beazer houses hot water might be the only thing).

    It is 30 feet from the water heater to the sink and the pipe goes through the slab. Since the builder did not insulate the pipe, all of the heat goes out of the water by the time it gets to the sink. The dishwasher heats water but only goes up a few degrees so the dishes do not get clean. I heat water in an electric kettle to get hot water. A plumber should have been called by the designer of the house, not by me 5 years after it was built. My next plan of attack is to contact the city of Fort Worth building inspectors to be sure no one else ever has a mess-up like this in their house.

    There are 245 homes in my Beazer community. Each and every one of these homes have defective windows. If you happen to open a window on your home on a few occasions, the window valances will break and you cannot keep the window open. This has happened to windows in all 245 homes. Beazer contracted a local window company that is now out of business and further did a terrible job in installing the windows, not one window is square. When Beazer finished building our subdivision, the community looked nothing like the final master plan that Beazer put forth to my municipality. Nearly $400,000.00 in landscaping was left out of the master plan and the common area irrigation system was never completed. Our HOA has had to spend over $25,000.00 to have the irrigation system repaired. There is so much more to report about how Beazer operates, but there is not enough room here to continue. Buyer beware!

    For well over two years, Beazer promised the homeowners at Bolton's Landing a pool and a community center and we have neither. And we can't get a straight answer from anyone at Beazer as to what the status of this is. We had an HOA meeting this week and could not get an answer from the board. They did everything they could to evade the issue.

    Beazer does not keep their promises. Homeowners here paid close to a quarter of a million dollars for their homes and they expect Beazer to provide what they promised. Every other community in the area has a pool including the Beazer apartments at Bolton's Landing. They made no commitment to this community and get a pool while the homeowners put up their hard earned money and can't get the same treatment. Something is definitely wrong here.

    We signed a contract with Beazer back in April 2013 with the sales person saying home construction will be complete in four months. For 2 months they confirmed that we would have the house in August. During the third month, we had problems with getting a final approval of the loan. In the beginning of September, we had the loan straightened out but while it was still on question, Beazer delayed constructing the home.

    My husband retired from the military so the military was storing our household goods for one year. When we moved to IN we rented an apartment. When we received a verbal notice from the construction manager that the house will be moved in before end of September, we gave our landlord a move-out date of Oct 1st. By the middle of September, we were advised that the house will not be ready for closing until mid of October so we changed our move-out date to Oct 20.

    Now due to weather condition, Beazer cannot complete landscaping before the prospective closing date. We have made alternative ways with our lender to close and move in before landscaping is complete (and pay extra) but this option is not possible. Now our landlord had signed a contract with other tenants to occupy our apartment unit on Oct 21. It looks like we are going to be homeless if Beazer does not allow us to be released from the contract. If there is anyone there who could help us with the situation, please!!!!! We realize that the contract says they have 2 years to complete construction, but why promise that it will be complete in 4 months?

    Recently, my family and I decided to purchase a home in Richwood Crossings even with all the bad reviews/complaints that Beazer Homes seems to be getting. They had an already built spec home built in the Beazer fashion but I knew I could make some changes to it to make it more appealing and was willing to sacrifice spending the extra money to do it. The development is a combination of town homes and single family homes with a monthly homeowners association. I like to do my research when I am making a big purchase so I requested from the sales manager a copy of the HOA budget and a financial accounting of the reserve fund along with a list of recent expenditures.

    I was told by the sales manager that I would have to contact the HOA management company they use for that information. I immediately called and left a message and the next day the management company returned my call. I explained what I needed and why and was told if I wanted a copy of that information I could purchase it from their website. I understand that everyone is out to make a buck or two but I had to purchase the budget! Well to me this is a red flag, so I made the decision that I was not going to go through with the purchase of the home. I immediately emailed the sales manager letting her know what had happened and that I was not going through with the purchase.

    Within minutes, the sales manager emailed me most of what I asked the management company for. So now I'm asking myself if the sales manager could get the information that quickly, then why did she tell me I had to call the management company for it? I'm glad I made the decision I did and can't imagine how I would have been treated once I purchased the house. Beazer Homes really need to look at the people who are representing them.

    My family bought a new build Beazer home in North Carolina in May 2010 and we were happy with the buying process. They have been reasonable, responsive to requests for minor defect repairs. During the past 3 years, we have found the home to have had no major issues and all major systems are working as expected (a/c, plumbing, electrical, roof, etc). I wanted to post this to provide some balance, since I can fully understand people posting when they have had major issues. It makes me angry too. So I wanted to document a case where they built what they promised to build on time and to an acceptable quality.

    I closed escrow on a new Beazer home in the Glenmont Estates development on June 10, 2013. I paid cash in advance. Things were difficult from the very beginning when we went to the design center to pick out options for the house. The sales lady did not know her products, availability, or prices of the various options. She was constantly having to leave us and "go ask someone" information on almost every item.

    We moved in of the 17th of August. Between June 10, 2013 and August 17, 2013, I have been trying to get Beazer to address problems with the build of the house. I spent weeks going back and forth from Ca. to Goodyear trying on a daily basis to have repairs made before I moved in. The cabinets were damaged and over 70% had to be replaced, and that was after watching them trying to cover cracks and embellishments with a wax pencil. It was only because I was present that I would not accept wax that they finally brought in new panels and trim. The floor tile was cracked and chipped. There is still holes in the grout that have not been repaired. Doors do not close and latch completely. The quartz counter tops have rough patches and when I repeatedly requested that someone come and polish out the rough patches, no one has been sent.

    I have asked in writing both to Beazer corporate office in Chandler, AZ and to the development construction superintendent in writing and verbally that I am still waiting on repairs of items. It took over 42 days to get them to come and patch holes in the ceiling in the kitchen and master bedroom. Paint is peeling off the interior doors. An interior electrical outlet was placed under the eave outside and left with open wires. There was supposed to be an outdoor electrical box to string holiday lights. It took over eight weeks to get that fixed and they still have not painted the outside stucco where they had to cut away stucco to put the correct electrical outlet. There were so many finishing nails sticking out in the trim of the house it was ridiculous.

    I needed and requested ADA changes since I am disabled and it took over two months to get the grab bars installed in the bathrooms.

    I went to have the Washer and Gas dryer hooked up. There was a gas leak I thought coming from the gas dryer connection. I called the fire Dept and the HAZMAT team responded as well as a Southwest Gas emergency worker. It took several hours to trace the gas leak and it was found by the Southwest Gas worker in the attic. The gas line to the heater was leaking and we were told had we activated the Heater, we would have blown up the house. When I reported this to the construction superintendent, he stated it was not Beazer's problem to fix, it was the Gas Co. who was responsible to make sure the gas supply was secure and leak proof. He was flippant and showed no concern at all.

    I spoke with the construction super again a few days ago after stopping him in the street and again told him of the things that were yet to be fixed and again was told that he would get on it and schedule the things that need to be repaired. Almost a week has gone by and still nothing. I hope any who read this will think about getting another company's home. Beazer is not a reputable company to deal with based on what I have been subjected to. I have already requested that the company and I go to binding arbitration over these issues and they have yet to respond.

    As a recent college graduate, I made the move to purchase my first home from Beazer (new build). Everything was roses and rainbows until the first day I moved in. Upon moving in, I realized that we had no hot water. After doing my own troubleshooting, I call Beazer and they blame the manufacturer for a damaged power cord to the water heater. Their electrician comes out and repairs it after going 1.5 days without hot water. This was just the beginning. After a two weeks of living there, one night the power to my house goes out in random areas, including the A/C unit. I only have power to the fridge (thank God) and one bedroom. After going 12 hours without A/C on a hot July day in Texas, they come out and I have to put in a temporary bypass while they get someone to replace an underground line. They rightfully reimburse me the fee for this, but do not accommodate a single penny more for my troubles.

    A week later, I smell a gas leak on the outside of my house that requires immediate attention. Same week, we realize the dishwasher is not even getting any water. Again, they blame the manufacturers in these issues when each time, the person that comes out and fixes it points out that it was Beazer's fault. These are the main issues I had, yet I will not waste time to mention the numerous amounts of small issues I had but just keep it in perspective that you WILL have troubles with Beazer even if you are moving into a brand new home. For my next home I will definitely NOT buy from Beazer Homes.

    UPDATE: I finally got the bypass removed after going two weeks with an obnoxious hole in my backyard and a black tube running all the way to the side of my house. It was fun explaining to the guests of my housewarming party all the issues I've had :)

    My husband and I moved into your Beazer home July 2009. The first year we lived here, during the summer of July 2010, our capacitor went out. The next July, our A/C went out due to the fact a weld wasn't properly done in the attic. The next summer, yes, again in July, the compressor hook up wasn't properly mounted. We had to have the freon drained and more put in. We were out of our house for several nights. Last night, another capacitor was fried from an apparent surge. Wouldn't you say that is ridiculous for a brand new house? I've asked the A/C man for a price for a surge protector for the A/C. That should not be our responsibility. All I see, since I've lived here is shoddy workmanship in installation and parts used. I am totally disgusted.

    I purchased a Beazer home about 6 years ago with the understanding that my neighbors and I were paying our HOA monthly fees to live in a clean community. We found out about a year ago we were sold homes on lies... The park looks like it has been abandoned... When you enter our neighborhood, weeds have taken over and you see dying trees and shrubs. There has been no maintenance in over a year. When you contact the HOA, we are told it's Beazer responsible to maintain. I can't even put my house up for sale. No one wants to come into our neighborhood. You have been WARNED. DO NOT BUY A BEAZER HOME.

    We had our home built in Hillsborough, NC - finished May 2012. Pick a different builder. They should direct some of their talent from the sales people to those building the home and those in the warranty department. They did eventually fix all the mistakes (fireplace put in the wrong place, wrong tiles on bathroom floor, etc.), BUT they ignored our warranty requests for over 2 months past the deadline (but said don't worry, we will honor the warranty - they just had mishaps with the web system, were busy, etc.). Here is the email they finally sent:

    "I have received your warranty request from the National Warranty Dept. I need to set an appointment to do an evaluation of your request items. Please be aware that all items requested for warranty services may not be warrantied per the performance standards that was given at contract and that is upheld by the warranty dept. Due to differences in our schedules, it may take a few emails to establish an appointment."

    We purchased our Beazer home in the Raleigh area in 2004 and almost immediately, issues began to arise. Our second floor AC unit kept breaking down until we finally had it replaced in 2010. It turns out that Beazer installed undersized units throughout the neighborhood which gave out prematurely from overwork. We had to replace a leaky window in our dining room because it was not properly insulated. We just had to replace the cheap vapor barrier in our crawl space because it was allowing moisture to begin damaging our foundation. Now our kitchen cabinets are pulling off the wall due to a bowing in the floor beneath them. Three of my neighbors (that I know of) are experiencing the same cabinet issue. Basically, there is not enough support under the floor to handle a cabinet containing a double oven layout.

    Every time we've called Beazer on these issues, we've been given the runaround. Either the house is settling, or the warranty doesn't cover that particular issue or we need to deal with the subcontractor who built the house (if they are still in business). I refiled a warranty claim on the cabinets and am waiting to hear back from the local representative. Hopefully, this will get resolved, but based on previous experiences, I am gearing up for a battle. My wife and I are just very disappointed with the poor construction methods and materials used by the subcontractors, non-existent quality control during the build and the abysmal customer service after the sale. I would recommend that potential home buyers be very careful when buying in a Beazer community.

    I purchased a home in Auburn Chase Woolwich Township, NJ on December 20, 2012. We were told that this particular home was for sale due to the previous buyer was unable to secure financing. This was a brand new home. We purchased the home and in January 2013, not even a month later, we noticed that the hardwood floors in the foyer were beginning to separate and buckle. So we spoke with the project manager, who told us he would have someone repair the floor. Five months went by and finally the project manager sent a contractor to repair the floor on May 21, 2013. To our surprise, under the hardwood floor was BLACK MOLD and DAMAGED SUB-FLOORS. The black mold was on the bottom of the hardwood floors and sub-floors. We immediately called the project manager's cell phone, but he didn't answer. I knew he was in the area as they are still building here and building a new model home.

    I told the project manager about the mold and he had stated to me, "That's because there was water damage." I said to him that this was not disclosed to us or our realtor. He then stated, "This was before you bought the house." Again, this was not disclosed. Two hours later, the project manager showed up and explained how the floor was damaged and how the water came into our home. Yes, our home was flooded and never disclosed to us. I am now sitting here with a home that had water damage and black mold due to neglect on the builder and sales staff. The entire sales staff and project manager knew our house had water damage, covered it up, and then never disclosed this to us verbally or in contract. Sadly, instead of cleaning up the water damage, making all necessary repairs and then selling the home with a disclosure, they hid the damage and sold us this house.

    This is consumer fraud. Just fraud. This is exactly why the project manager blew us off on fixing the floors downstairs. Now we have to have the walls opened up and more work done to a brand new home. I'm disgusted that Beazer allows this kind of practice. I would have never purchased a home that had flood damage and never cleaned or repaired properly. This also explains why we've been so sick since we moved into our new home. This list just goes on and on. For five months we've waited for a list of repairs to be competed, hounding them with emails and phone calls.

    Just a week ago was when the first contractor showed up as we had no heat on the entire left side of our home. Yes, for five long winter months, no heat. The second contractor came out on May 21, 2013 at the exact same time that the hardwood floors were being taken up due to my complaints of the morning room floor bubbling and the bathroom floor and carpet upstairs was in bad shape (I'll get to the upstairs carpet in a second). The floor contractor for that glued a rip in our floor. Don't ask. Said he didn't even know what to do with the morning room floor. I can see why now he was afraid what was under there. I had showed him upstairs that the carpet had dips in it and hard spots that didn't feel right. I also explained to him that at the top step, you could feel a dip and that I had fallen from the top step.

    When he did take that up, what did we find? Bad padding that had faulty issues. When he pulled up where I fell, there was no padding and a huge gap in the sub-floor under it. Basically missing a piece of wood if you look at it. Did he fix the problem? No, he made it worse. He cut my carpet and left it. Then had he the nerve to ask me to sign his work order, which I refused. The project manager saw this while inspecting the mold. Guess what? It's been a week. I'm now sitting here with a floor worse than I started with crumbling concrete on the walk out basement. The floors in the foyer and morning room, I can now understand why they were coming apart (water damage under the floors). Door frame molding that has yet to be repaired. My kitchen faucet needs to be replaced as it leaks. My granite countertops are a mess. My kitchen cabinets need to be fixed. My front porch is falling apart. My master bath vanity top is broken.

    The list goes on and on. I would never recommend anyone buying in Auburn Chase. The most deceptive fraud I've ever seen not to disclose damage caused by the builders flooding my home. Then to cover it up and lie. Shame on Caroline, the sales consultant, who knew this and the project manager. Yes, he admitted the fraud. The neighbors also told us what happened. What a way to meet your new neighbors. Shame on Beazer Homes also which have done nothing about this situation.

    We made an offer on the model home in a neighborhood near closeout. Although we had a pre-approval from our lender, they forced us to get pre-approved on the spot with one of their 4 preferred lenders (on Good Friday). We informed them at the time that we would talk to their people, but would likely go with our lender. Three days later, they asked who our mortgage would be with. We gave them the info for our lender. Got two emails again touting their preferred lender. I said no (theirs had inflated rates). I informed the salespeople that we had submitted our loan application within the financing contingency deadlines with our pick.

    Ten days later, they said we had to switch lenders because they didn't know enough about our lender and didn't know if they were reputable - multiple emails/calls touting their preferred lenders. They gave us 24 hours to choose a new lender. We pushed back (show us where in the contract it says you get approval of our lender) and they said we didn't have a contract. I asked why they deposited the earnest money if no contract. They again tried to steer me towards their lenders, now saying they had a previous bad experience with our pick (no details) and told me the reason I thought their preferred guy was an idiot was because "it was loud when you talked to him."

    I kept pointing out that we are already in underwriting and should be approved in two days for a closing scheduled for 8 weeks out. So where's the problem? They finally agreed to talk to our loan officer to see if their concerns can be alleviated. I've never been pushed so hard by a salesperson to do anything. This is my 4th home (2nd with a builder) and I've bought new and used cars and furniture, etc. This is a ridiculous amount of pressure on us to go with a lender that I told her upfront I was not comfortable with. Their stories/justifications are changing every single time I talk to them.

    I advise people to think twice about buying a home from Beazer unless you are comfortable using their lender and likely paying a higher interest rate. I plan to file a steering complaint with the state/federal housing agencies too. If I weren't afraid there would be a huge battle to get back the earnest money, I'd have walked away by now. This is ridiculous.

    Where do we start? We moved into a new condo in Oct. 2010. Here is a condensed list of problems: Every appliance had poor installation (uneven walls, floors, appliances shake, and 25 service calls). We had to get rid of our Whirlpool Gold refrigerator and paid extra money for a Jenn-Air. Dishwasher was not framed properly. We have had 8 service calls, and just today, the dishwasher is leaking due to being installed crooked. Hardwood floor near dishwasher is wet and buckling. There is inadequate lighting in the kitchen, cracked walls, poor quality wood flooring; shower door has been replaced 3 times, toilets overflowed, thin walls, noises from all over the building. We can hear our neighbors do everything. The dryer vent constantly gets clogged. We paid out of pocket for vent cleaning (because it goes outside via 4 elbows), circuit breakers go off, bathroom mirror broke and all lighting fixtures were replaced by us. The front room is always hot, back master bedroom and bathroom is always cold.

    Beazer cannot fix this. The hot water heater makes loud noises. There is inadequate parking (I feel like I live in NY City looking for a place to park). This was promised as a gated community. So far, the gates are not working, Overall, we are not happy living here. Every day, it's something else. Don't buy anything here. Btw, my daughter has a Beazer house here, and she and her husband has also had numerous problems: water leakage, fireplace falling apart, carpeting and flooring needed to be fixed, and lawn problems. Be forewarned. It is not a picnic living here.

    I own a home in Clarksburg Village, and I have been extremely dissatisfied with the way Beazer has treated me since settlement back in September 2012. My house was clearly not ready for settlement, yet Beazer insisted I settle because it was their year-end and they wanted to be able to record the current revenue in that particular fiscal year. Since I had a great relationship with the project manager, I agreed. Since then, the project manager and I have both tried on numerous occasions to get Beazer to fix a safety issue the production manager, Larry **, was aware of and promised to fix to no avail. I have emailed their corporate office in Atlanta making them aware of the situation and told them I plan to file a complaint with the local County and the BBB and still no response.

    Meanwhile, Larry ** and Beazer Homes have responded to and already corrected countless other homeowners issues (on my street and the street next to mine) with a simple phone call/email, yet they specifically refuse to address mine. The quality of the construction is very poor. The walls are crooked and I've had leaks at every door at some point. My hardwoods were nicked up everywhere. My carpet had stains and hardened paint or drywall mud in every room, etc. My punch list was a mile long at settlement. While the project manager still continues to work diligently to fix the countless issues and I applaud his work, Larry ** and Beazer Homes have been completely negligent on a safety issue related to the entrance to my garage and refused to even respond to the issue knowing it was safety related. I have notified my own realtor and several others that serve my County so their clients don't ever have to experience what I have. I will now file my formal complaints with all of the appropriate regulatory agencies in the hopes that they will require Beazer Homes to fix all the problems with my home.

    I purchased a home in Hagerstown, MD from Beazer Homes without an agent. The salesperson had me sign away my financing contingency without disclosing the true significance of the form. I was simply told that it meant Beazer would give me the same benefits initially promised, even if I used an outside lender. This form, however, means hell or high water I close. I should also mention the building process was painful working with the community sales rep. I ended up having an inexperienced appraiser perform the appraisal on the home and it was over appraised by $100,000. Some of the errors on the appraisal included the wrong floor plan, comps from higher end home markets being used, and one comp being used which was located 120 miles away.

    I brought these issues to Beazer's Virginia office and they refused to give me enough time to get a second opinion. They had two homes, which were the same model as mine, listed next door for $100,000 less. When I brought these to their attention, they tried to adjust the listing to reflect a higher price. They sent me a demand via an attorney and threatened to financially collapse me if I did not close. Two and a half years after closing with the support of the Attorney General's office, the appraiser is facing the disciplinary committee; however, I am still working on getting the initial appraisal issues addressed.

    The whole process has left me hating my home and I can't wait to leave. This could have been avoided if they gave me time to get a second appraisal opinion. They could care less about customers. Half the energy efficiency features they sold is a waste of money. I will never refer them to anyone.

    I am building a home with Beazer and they created a man-made fill 27 ft. tall fill wall that drops straight down and put homes along the edge of the wall. The County Engineer plans and specifications show the rear basement wall or home wall must be at least 20' from the safety rail to the cliff edge. My house is 12.5'. My neighbor's house is 4'3". This is dangerous and in violation of the County Building Department plans and specifications. Please help me out of my contract and give me back my earnest money. The interior construction is sloppy. They cracked my granite countertop, ripped chunks off my wall floor base, punched holes in my walls in the wrong areas. This is very sloppy, dangerous work!

    Sunnybrook Estate - Raleigh, NC - Buyers beware. I went under contract with Beazer Homes on November 16, 2012 and construction has just started the second week in March. After four (4) months of stalling and tagging me along, the company stated the home would not be delivered until end of May, so I decided to end my contract. Beazer decided to not give me my earnest monies back because now they say they can have the home completed by April. They failed to have a pre-construction meeting, which is their normal process and just started laying the plumbing. I question the integrity of Beazer Homes and do not recommend anyone to do business with this company. This is bad business. I'm disgusted and frustrated given I am a first time homebuyer.

    Don't buy home with Beazer. Beazer can't keep their general contractors. They either hire or fire incompetent GC all the times. As the results of that, they keep moving their other GCs around and put the home constructions at risk. Their vendors are also lousy as well. We just closed our home and moved into the Sawgrass community. We found out that the quality of works is questionable. If they can skip things and get away with them, they will. We noted that they switched GC 3 times in the course of 9-month long construction of our home.

    The construction of our home was supposed to be easy. They were supposed to schedule periodic walkthroughs of the home, and they never did them. The quality of the construction was very poor: uneven walls and trim, texture on the walls are sandy and rough, cracks that were never fixed on our sliding door (they just got covered it up with calking), and light fixtures that were never installed; the list goes on. We also had a solar conduit installed so we could get solar panels installed in the future; however, the conduit was blocked by AC ducts and cannot be used ($$$ down the drain).

    When it was time to blue tape, they were supposed to fix all the issues before closing. When we got the keys to our house, none of the repairs were taken care of, and it took them several months to finally fix the issues. The outsourced companies kept blaming other companies for issues, and I was given the run around. This is just a few of the major stuff, but overall, they have not been helpful at all with resolving minor issues; also, the quality of the home is poor. I hate the fact that my walls are uneven and the trim looks horrible. It looks like we have wavy floors. I am embarrassed to show people my new home because it looks like it was cheaply built.

    Milton, GA - Wyndham Townhomes

    I love the look of my Beazer home. However, looks are very deceiving. This is my first home purchase. My home was built in 2004 and I purchased it in 2008. It is a 3-story townhome. The master toilet has overflowed twice into the kitchen below. The other toilet in the second bedroom overflowed for 4-5 hours, causing damage to all 3 levels of our home. The cost on that repair was around $40,000. Thank God for insurance. The windows are not efficient. We put plastic up over them in the winter and then watch the plastic bubble out with the cold wind. They didn't use flashing on the deck coming off the second floor.

    We've had a lot of rain this past week and have discovered the roof is leaking. We have mold and water rings in the ceiling in the master bath. There are water marks above the window. The shower itself has a large crack in it. It's less than 10 years old. A roof should last a lot longer. A few years ago, we watched shingles flying off a neighbor's roof. Wonder how many are missing from ours. They sold the homes with an option of a bathroom on the first floor. We thought ours was stubbed for one and have been using it as a storage closet. Now we want to complete it. The floor is cracked. The toilet drain is too close to the wall and there is no water supply in it.

    I called Beazer today about the roof and the first floor bathroom. We'll see what they come back with on it. Because they have done nothing regarding the deck flashing, I'm guessing they will ignore the roof too. We will never buy another Beazer home again!

    I purchased a Beazer Home in Charlotte, NC in 2005. The townhomes were built in a popular area of town where surrounding townhomes have finished entire communities and sold out. Beazer got into trouble, packed up, and left the community with only 6 buildings and room for some 20 more. They sold the remaining land to a contractor called Calloway Homes who finished maybe 14 buildings. The contractor decided to do onsite renting and set up a rental model home attracting large amounts of renters to the community and rented them at prices that if even the homeowners want to rent out the townhome, they can't compete at the price and meet their mortgage obligation. The now 2nd contractor then filed for bankruptcy after only having built 15 buildings.

    Now with vacant spots throughout the community where buildings are supposed to have been built and pre-wires for possible new construction lying wide open, this now distressed community is experiencing devastating foreclosure rates. I purchased my townhome for $120k, and there are bank owned properties now selling for $60k. It is hard to believe that both Beazer Homes and Calloway Homes can walk away completely untouched after leaving an entire aftermath of homeowners clawing away to try and hold on in such a distressed community. This townhome is located in a very attractive area in Charlotte, NC, and all of the surrounding townhomes either have sold out or are maintaining their property values at purchase price or better. I have been unable to find competent legal counsel with reference to this issue. I am absolutely certain that myself and any of the owners living in the 6 buildings built by Beazer would be open to full participation on compensation.

    I purchased a Beazer Home in SW Florida in 2005. Unfortunately for me and others, we paid top price and then the economy tanked shortly thereafter. I don't blame Beazer for that. It was our national economy that went under. When you look at Beazer Homes and study the company well, you will see that Beazer does not own a single hammer or nail. Everything is subcontracted to others. In my community, Beazer subcontracted to local builders that Beazer had to know used mostly illegal aliens to do substandard work. The list of complaints in my community of 245 Beazer Homes reads like a laundry list: leaky roofs, stucco falling off the exterior of the homes, defective toilets that have leaked and cost many homeowners 1000s of dollars in water damage, inferior windows that have their valances broken and will not stay up. These windows are broken in almost every home in the community. Many homes had uneven floors, flooding in the side yards and erosion of the lake shorelines that were eroding homeowners backyards.

    The master plan that Beazer provided city officials for my community looked nothing like the finished products they left us with. There was missing landscaping that cost the homeowners over $400,000 and improper grading that caused large puddling in many backyards. Beazer even left our HOA with unpaid bills that were theirs when they controlled the HOA prior to turn over. In one word, Beazer is a disaster. This company is dishonest. My HOA has had to spend 1000s of dollars to fight them in court to try and have them correct many of the problems listed here. Beazer is arrogant. They send out their high-priced attorneys knowing that they have the cash to wear down any HOA. Their homes might look good when staged by their sales people, but in reality you are buying a substandard product. This is a company that took $101 million in stimulus money to further screw us. Don't buy from Beazer. They don't deserve your business.

    I closed on the Naples home on January 29, 2004. This was to be a second home. Within the first year, I have a long line of cracked tiles in the living room. Beazer did send out someone to replace the tiles and said that it was normal settling of the house. After the first year, there was additional cracking again in the tile and they were fixed and Beazer provided me with additional tiles to keep. I ended up using them and having to purchase additional tiles and fix some others. There were also a lot of repairs that had to be done to the air conditioning over the several years.

    At the end of 2009, there were problems with cracking down the outside windows and also along the foundation on the outside. Also, there were problems starting inside the house. I filed an insurance claim on May 5, 2010. After a lot of making engineering reports, they said it was due to the unsettlement of the solid and also that the foundation was only 9 inches thick instead of 12 inches. After 2 years of fighting with the insurance company and my attorneys, the insurance company refused to cover the cost of repairs which amounts to around $250,000. I finally did receive a big $6,000.00 after all other expenses were taken out.

    I have just gone today on this website and after reading all the complaints about Beazer Homes, I do believe all of these problems to be the fault of their poor quality of work and products. This house is currently rented, but do not receive the amount of my mortgage and still owe $299,000 on the mortgage, and at this time will not be able to sell the property with all the repairs that need to be done for what I owe. I have not contacted Beazer Homes, but if I had, I am sure they would not have concluded it was their problem. I was trying for a solution to these problems because my credit is very good and do not want to hurt that, but may not have any other choice.

    The framing under my gutter and gutter fell. I called my insurance company. An insurance inspector came out, just to find out that the gutter and frame were not connected correctly to the 2' by 4' that was supposed to be attached to the framing and was not attached securely. Only part of the gutter and frame fell. You can now see the installation and the other part of the frame that is not connected to the 2' by 4'. I tried to contact Beazer, left message. There was no call back. Being a single woman, I purchased a new home thinking that I shouldn't have to spend a lot of money to keep my home together for at least 10 years.

    I guess I was wrong because the driveway is badly cracked, which started right after I moved in and the inspector told me that it was settling and would be okay. But after one year, it started to sink in the middle. I called Beazer. Someone came out and told me that my warranty had expired. If the inspector had someone to fix the problem and not blown me off, then I wouldn't have the worst driveway in the neighborhood and now I have a torn off gutter and frame that I have to try and fix because Beazer won't return my calls and my insurance won't cover it. When will it end?!

    I have cracks in my foundation. I only found these cracks because I am having new carpet installed. I was told that I will be contacted by my service rep within 2 business days. Now, that is not to say he will be out to inspect in 2 business days, but I will be contacted in 2 days. He will have to schedule a time sometime after that come out. I will have to put off my installer at my cost, even though my home is still under warranty.

    After visiting the model home in the Waterstone Subdivision and meeting with the sale associate, we decided a Beazer home was the home for us. We picked our home design, went to the design center and picked everything from the flooring to the cabinets. We then waited for the dream home building to proceed. This was when the nightmare began. The plumbing was put in the wrong place in the laundry room. Rotted wood was used in the ceiling of the master bath. Then, the siding was put up wrong. I could go on and on. After complaining and pointing out the issues, the sales associate admitted that at least 6 other homes had plumbing issues that were repaired. The subcontractors had done such a poor job on our home that he offered for Beazer to start another home for us. He seemed to really care and promised that if I give them another try, they would hire better subcontractors and he would be there daily to make sure things went well.

    I stupidly signed another contract and picked another lot. After a week, I was told Beazer wanted to end our contract because they felt they could not build a home to our standards. Really! If we had moved into this home, we would have had serious problems within a year or two. I am so sorry I ignored the online reviews and decided to do business with these people. Home buyers beware. Do your research before building or buying from these people. It makes me sad to know someone will buy the crappy house I walked away from.

    Buyer beware! I am not surprised with the reviews I have read here. It is interesting as I finally decided to actually write something, after 13 years. I did a quick search, and read numerous single-star comments and reviews regarding this pathetic company from a large number of websites. I built a Phillips Builders home (wholly owned by Beazer and now falls 100% under the Beazer banner), in late 1998 and paid $510,000 for the dwelling plus land. One would expect a certain amount of quality at that price. So here is my warning, make certain you have at least 25% of the original purchase price set aside for repairs and replacements destined to begin in the second year.

    Here is only a sample of our list: Complete window replacement, all original windows were left on the lot during heavy rain but were installed anyway without primer coat. They have been a constant serious issue. The replacement roofing, beware as when the original roof was being pulled we found that only half had a sub-layer of paper thereby voiding the warranty. Of course, I called the company and their attitude was, “Well, go get a lawyer.” There was constant, and I mean constant, plumbing problems that ruined ceilings, walls, hardwood floors, etc. The laminated cabinetry (yes in a $500,000 plus home) that started to split, peel, and crack about 3 years in. And no, the maker is nowhere to be found. Blocked drainage tubing that ended up flooding the basement 3 times before we had to have it all dug up at significant expense. Sub-par HVAC units (we have 3 BTW) that all required rework and improved installation in the first 2 to 3 years.

    And guess what, when they came back the first time after the kitchen ceiling was ruined due to condensation leakage, they found they never completed the vent pipe installation. There was poor yard drainage that creates a pound of about 1' deep during heavy rain. A contractual issue they never made good. The laminated hardwood flooring that we were never warned about spill a small drop and watch it crack and warp. How very nice, I think they sell this stuff at Lumber Liquidators for $0.75/sq. ft. There are many other examples but you all should get the painful point. Yes, I should have sued the company but lost my job a year after we moved in. Without an income I did not have the time or discretionary funds to do so. After that, it became the realization that we would not win as a company that provides garbage of this nature and magnitude must have a staff of lawyers to defend their sub-standard efforts.

    All I can say folks is, this is/was the 4th home I have built. And unfortunately, it will be the last and without a shadow of a doubt the absolute worst. Do not buy or build from this company. Save yourself years of headaches and frustration and save yourself a boatload of money! Thank you.

    We settled on the house in December of 2005. We have had countless plumbing problems starting from day one. We had the master bath leaking into the kitchen and the ceiling was replaced along with other plumbing repairs. We had the master bath drain into the powder room toilet overflowing it. The hot water heater broke after 6 years. When the plumber came out, the pipes were not up to code. The dishwasher was not connected properly (one of the easier jobs). The garbage disposal had to be redone. This is on top of the poor quality concrete that has cracked and Beazer only replaced some of it in the development. We have leaks in the front of the house. They fixed the one half; now it is leaking on the opposite side. The walls are not straight. When you lie down and look up in the family room, you can see the sheetrock is in swirls instead of being straight. They simply do not care. When you deal with the corporate office, they are arrogant and you have to fight for everything you deserve to get. If I had to do it all over again, it would not be with Beazer.

    I would like to start this evaluation by telling you my previous experience with Beazer Homes. My current house is a Beazer home and I have been living there for almost seven years. The selling process was really smooth and I have been happy with the quality and the construction of my home. I wanted my new house to be a Beazer home based on my, until then, great experience. On Saturday, May 2, 2012, I went to Cardiff Ranch, Katy, TX and talked to the sales representative ** to sign a contract for a house I had visited three times already in the subdivision. I was accompanied by my wife, daughter and realtor. The house was on inventory and the listing price included some upgrades. The listing price for the house was set by the Beazer representative as well as in the MLS service for $348,235. We made an offer for the listing price.

    By the time we signed the sales agreement, we were notified by the manager that the price had raised for $30,000 additional and if we wanted the house, they will not honor the upgrades offered in the signed agreement. We are very disappointed with the attitude of Beazer's management, their lack of responsibility and disrespectful way to handle the situation. We thought you were more serious doing business, but my family and I realized you were working the number of the day while we were choosing a house for life.     Beazer is not concerned with their buyers after the sale. I bought my first house in February 2003, new build in a brand new subdivision. Over the past nearly 9 years, I have attempted to contact Beazer about poor workmanship, but these defects are out of warranty (after only 1-2 yrs). The entire faucet in my bathroom came out of the wall, but it was only warranted for a year. The A/C went out after 6 yrs. The watering system broke within the first 5 years. The cement patios have chipped extensively in spite of under use, and windows are literally coming off their frames. I have sent emails through their website and called the many phone numbers I was given (business cards and numbers in my "new homeowner binder") and they're disconnected.

    Many of my neighbors have been having the same problems, and also have not had their concerns resolved. So, we all end up paying out-of-pocket. One neighbor paid to have a housing inspector come out, she was informed that these homes were built cheaply and shoddily (priced to sell to a lot of first-time buyers). There was a class-action suit back in 2009, and Beazer sent me (and everyone in our neighborhood) a letter imploring me not to join in it and that they would attend to the concerns. Several of us did not join the class action and then we heard nothing from Beazer.

    Looking at warranty coverages for this home, which will be 10 years old in 2013, I see now that virtually nothing was covered after 1-2 years. Nothing will be covered in 2013. I am amazed that Beazer could get away with building houses this poorly (aren't houses supposed to last longer than 10 yrs!?). My mother's 30 year old house is still in great condition. And I'm so disappointed in the lack of customer service after having bought the house. It seems to me that Beazer's mission is to get their houses sold and then avoid their customers. Truly, a buyer beware situation. I have no intention of ever buying or recommending Beazer to any of my friends, family or colleagues. A hard lesson learned. I will be paranoid-cautious when buying my next home.

    Come on Beazer, clean up the nasty garbage and litter in front of this Las Vegas property! There are numerous stray cats wandering the neighborhood that live on this site and you do nothing! According to Animal Control they are not allowed on your property to do anything... what a bunch of bums!

    How many times does this company have to be reported to the City of Las Vegas regarding the litter, garbage and stray cat problem in one of their unfinished properties? Animal Control says they have no authority to go on to their property to get this done. How about Beazer doing something? That would be noble. What a bunch of bums!

    Beazer selected Goodman AC unit, which broke two times in two years. One time, the coil; and last time, the compressor. Due to this, I have to pay labor cost which is very high. Goodman is a good national brand and it should not break two times in two years. I have contacted Beazer to take care of my labor cost as the house is just two years and 4 months old. But they told me that, "You are out of warranty." This has not happened only to me. Some of my neighbors have faced same issue with Goodman AC unit which was selected by Beazer and they do not stand behind their selection. So, my recommendation to the people is please be very careful in buying houses with this Beazer company. As for me, I will never recommend anyone to buy homes from Beazer.

    I purchased a home from Beazer in 2005. There is no worse experience than buying a home from this company. Everything is falling apart. Problems with electrical, plumbing, pool cage are just a start. Every time I bring in someone to fix these problems, it’s always the same story, (this was built wrong, and not up to building standards). Cutting corners is an understatement, and to explain all that has gone wrong with this home will take me forever. But the bigger issues are: pool cage not built to standards, A/C systems improperly installed, and flooding/drainage bad everywhere. No customer service to speak about. I feel for anyone doing anything with these "losers".

    I bought my house brand new in 2007. During the first year, I lost shingles on my roof and called Beazer who sent their representative out and of course, he said it wasn't faulty workmanship. Since then, I have replaced shingles on my roof four times and now have more missing shingles. The longer I live in this house, the more I hate it because of the poor workmanship that went into building of this home. It seems like nothing is ever Beazer's fault. I would never recommend Beazer Homes to anyone. Now, I see why they don't build in Ohio anymore.

    We bought one house from Beazer Homes in **. Beazer Homes gave us 5 days demand letter until Feb. 28th. On Feb. 28th morning, our realtor Mrs. ** called Mr. Jim ** and informed him we decided to close. But Mr. Jim ** refused. He said "no way, the house can't be cancelled". They had the new buyer now, but on Feb. 28, we have the right to close the house. Your company did not allow us to close. Your company breached the contract. On the same day, morning, we called Ms. Kathleen **. She told us all the monies will be refunded to us and our realtor Ms. ** called her again and got from her the same confirmation. On Feb. 29, the cancellation letter showed the money will be forfeited. We called Ms. Kathleen ** again and we asked who told her to refund all the money to us on Feb. 28. She told us Mr. Jim ** told her and now he reneged.

    We think Beazer Homes is a big company in USA so we trusted your company. But we don't know why your company use this deception. Like a cheater, no any credit. We want to claim Mr. Jim ** and hope your company gives us the solution.

    After my one year home inspection, I was told that my home was settling. The painters came in and patched up the walls on the first and second floor. Now, less than two years later, my stairway looks like it is 10 years old. There are cracks in the stairway that look horrible. In addition, the upstairs and the first floor is freezing when the heat is on 75 in the winter. In the summer, the upstairs is at 100 degrees. This is not an energy efficient home. In addition, the garage does not have a firewall between them. You can smell the gasoline from your neighbor's garage, and this concerns me. I could never recommend a Beazer home to anyone.

    Remodeling my master restroom upstairs and come to find out my floor has mold because they didn't put the right material. That's underneath the tile not ceramic tile the one that sticks on. All they did was they added another piece of quarter inch plywood on top. Now all the other wood on the bottom has mold.
