My fiance' and I bought a new Adams home in Grand Oak Preserve in Parrish FL. We LOVE our house and the neighborhood couldn't be any better. We had a great experience up until our wall began leaking when it rains. Take my advice, If you decide to buy an Adams home anywhere, make sure you get a very thorough home inspection done before closing because it's impossible to get any warranty work done! the date today is 1/3/24 and I've been trying since October 2022 to get a leaking 2nd story wall fixed!
I've contacted their warranty person, Doris ** and get nothing but blown off. She stopped answering my emails altogether. I moved up the ladder to Tim ** September 2022. He was appalled that it had taken so long to get results. He set an appointment with Tibbits Lumber for October 26th to remove the siding from my house and fix the leak. They never showed. I called them and they said they had to call Tim to set another appointment. I also called Tim. He said he'd reschedule the appointment and then I never heard from him or anyone again. My 2nd story wall has been leaking during every rain storm for almost a year and a half. It makes me wonder what kind of mold is growing in the walls and floor

Moved in to house. My garage open up. The house down the street also so before I moved all night garage was open! Spackling on bedroom floor. I was told that I should get a wet towel and it will come up! I’m not the builder! Kitchen cabinet door fell off the hinges. I was told he would fix it with glue! No show again! Also the whole door would have to be replaced! Thanksgiving I go to start the dishwasher. It is broke. The face on it by the start button broke. What great timing! Had to caulk house due to the construction people miss several spots! There are several other problems! 2 weeks in. I can only imagine what’s next! Just the person who showed the house was a good experience!

Due to deadlines, The builder rushed the completion of the house, walk through was somewhat of a rush, subcontractors, (in my opinion were deplorable in workmanship) plumbing problems, electrical problems, roof dryer vent was missing, floor molding incomplete. BUYERS BEWARE, THINK ABOUT A NEW BUILDER.

I have built a few homes over the years but now that I am retired, I don't do construction anymore. The ground under the slab of our contracted home was filled in with sand but was not compacted prior to pouring the concrete. The slab poured on top had fibers mixed in but no metal mesh. This caused random cracking because no contraction joints were cut anywhere, and the cracks started changing height by 1/16" in several places, ending our hopes of installing ceramic tile. They broke gussets on a couple of trusses, which is not abnormal but installed them broken and put the roof on instead of repairing them when they broke. They fixed them by just nailing a 2x4 over the damaged gusset later on, once weight was on them.
One truss wasn't even touching the exterior wall. It hovered above by about 3/8". The interior partitions were higher than the exterior walls in places when I ran a string across the house floor. This complicated truss installation, which was obvious, as some trusses were not sitting in the bottom of the hangers they were meant to bare on.
My personal observation is that when something goes obviously wrong, their subcontractors keep going instead of stopping to fix it, thus building on top of a problem. They fix it later when the county inspector says it doesn't pass. We gave up and considered a second Adams home nearby which had a well installed slab and bigger floor plan, but we were disappointed to lose the original location. The second home was poorly framed in my opinion with several things out of plumb. Some things looked like they needed work before sheetrocking, but these things could be fixed.
The trusses however, appeared to have warped when left on uneven ground for too long. The crew put them up all warped, bent and out of plumb and visually crooked, which is outside the truss manufacturer's installation parameters. Everything appears to be about speed, which relates to cost, which leads to quality issues. Bent truss web members were braced in their bent position. I asked a close friend who is a building engineer about this, and he said if they aren't straight, they won't work as designed. We asked for the truss installation to be reviewed by the truss manufacturer's engineer, as everything else was fixable, and were told by the general manager that if was too expensive that it may not be possible and "...we may not be the builder for you," and that though they strive to build quality homes, "there is a reason that we do not allow buyers to constantly be on-site."
If we are spending over $400k on a home we feel we should be able to walk in and be pleased with how the work looks. We canceled our contract and asked for our $1,000 deposit back due to the quality issues. They kept the deposit even though their G.M. was the one who suggested perhaps they weren't the builder for us. My personal experience isn't enough to judge the entire company, but if you do buy an Adams Home, get a good independent inspector to do a pre insulation inspection before everything is covered up with sheetrock. Visit a few homes under construction too. All the employees were nice, but their company's business model is not about quality first. Rather, it is about cost cutting everywhere to make the biggest house for the lowest price with the most profit.
This is the nature of spec homes. They warranty for only 1 year then pass the structural warranty off to another company, and they are not responsible for much after that. Because of their model of using subcontractors to do everything, the quality can vary from home to home. I saw no issues with electrical or plumbing, roofing and siding, or sheetrock finish. There is nothing wrong with using inexpensive materials, but we wanted them installed correctly. We have lost months of time waiting and are now home shopping again without our small deposit or the fee we paid to an independent inspector.

Worst company ever. My husband and I built with Adams a year ago. I have already had multiple people come out to fix my AC, my plumbing has flooded my bathrooms 5 times, my appliances are breaking one after another, and this house was thrown together as if a 5 year old did it. It took them over a year and a half to build it, and we are having to completely remodel the entire house. So here’s $300,000 down the drain, to spend probably that plus more to fix their mess ups. Good luck reaching anyone to talk to them either. They will take days to respond, and they blame YOU for mishaps. We almost ended up homeless because of how long they took to build and we were not given an option for a month to month where we lived previously. Don’t waste your time and money with this company. RUN. 1 star is too high

We purchased our new construction home March 2023. We've had several things that weren't completed before closing that were supposed to be completed the same day we closed, but the guy locked the keys in the house so he didn't do anything. I called him that following Monday after closing and he stated they would be there to complete all of the minor projects that weren't completed. It is May and I'm still waiting for them to come fix the vent in the primary bathroom. Every doorknob has fallen out of all doors. I had to have the doors rekeyed because the keys wouldn't unlock the doors. We could only enter through the garage.
Every time I email about them coming to fix something they tell me the guy wants to come look at what needs to be done. I'm like, "How many times do he need to come look at it? When will he actually fix it?" This is very frustrating to move in a new home and you have to paint all the walls and baseboards over. Not only being lied to about no down payment, to having to put down almost 11k. To not getting blinds and the screens to the windows put in for 3 weeks. If I would have known what I know now, I would have never purchased from this company.

Beware!!! My husband and I loved a house that was listed for $355k and while under contract the company said the house is actually $360k due to the lot premium. Keep in mind the $355k included a $5k lot premium which Adams was trying to get an additional $5k so $10k for a lot. Only 2 square foot bigger. After much thinking my husband and I agreed. Meanwhile we have the appraisal of the house completed which was $344k. Adams Homes homes didn’t even want to negotiate on this. It’s was either take the $360k or we let you go. It’s ironic because it was their lender we used for the appraisal. We decided to let the house go. We’re not about to be $16k of negative equity for anybody even though we were putting a sizeable downpayment down.

The lies they tell. I was told to use their lender and no closing cost. My closing cost was almost $11k. $7k was added in that I didn’t see before. I have a email where it should’ve been included at no cost. The one hired to oversee the construction was a novice from a sales role and should have not been building homes. SO much still wrong, they are full of excuses.
The model we were shown we were told is the standard for our home (lies). We do not have a lot that was promised. Floors so loud, sound like a horse is walking upstairs. Flooring man said it’s the subflooring, they have not been back. Weak spots feel like you will sink in, they said it’s not deep enough to be considered faulty. Just trifling. Even had the nerve to say, "Your home better than mine. You should be grateful." I paid for this and should be happy in it. Contracted Feb 2020, Closed April 2021. Had to separate my family and live with others for 7 months all for a faulty home, lying superintendent, lying management, lying sales team. They have no morals. Don’t let build your dog's house. I wouldn’t have given one star but had no choice. I pray God have mercy on their lying souls.

Updated on 06/30/2024: this has been the worst experience ever. I purchased my home from Adams Homes. Moved in May 2021. Brand new home. By october 2021 the entire entire house was covered in cracks to the point The Alpha Foundation was called and is going to call server $20,000 to repair. Homes refuses to do anything about it. Three years later, the bare minimum 3 inch well has burnt up. Has to be completely replaced to the tune of $10,000. This homebuilder has to be the worst ever.
Original Review: I purchased my brand new home May 24,2021. By October 2021 I started noticing cracks in foundation of the garage. By December the entire floor is covered in cracks. Now cracks run through the entire house that is tile out onto the patio. The only thing they offered to to was put epoxy on it but not fix the cracks. We have been fighting about the issue for almost a year. They hired a 3rd party who said Adams Homes needs to fix the issue. That was in June 2022. I have not heard from them since.
Dean ** from Adams Homes has been to my home twice once in February when I showed up in person to the office in Venice Florida because after several appointments that he failed to show up to I decided to go confront them in person. He came, said, "No wonder your mad look at all the cracks," then turned around and responded to my BBB complaint that there was no evidence of cracks. These are some real idiots. Then in June Dean along with Jason ** from Maverick warranties and insurance come and look. I received a letter from Jason on June 17, 2022 stating that Adams Homes is responsible for the fix. Yet not a word. The cracks have not stopped. There are more. Adams Homes is one of the worst builders I have seen. They do not care about the people who have spent a fortune on their homes and the problems we are having. I guess next step is finding a lawyer.

!!!!BUYER BEWARE!!!! We purchased a brand new 2330 sq ft home from Adams Homes for $300k on September 30th, 2021. Sometime during the process of the home being built their contractors crushed the drain line of our septic system which eventually led to flooding in our home. The first flood happened on April 26th, 2022 in the middle of the night and Adams Warranty Dept was contacted asap. They sent out a plumber who told us it was a septic issue and they would report back to Adams. We heard nothing further. Our home flooded again in May and again they sent a plumber who said the issue was the septic but we again heard nothing further from Adams.
The last time our home flooded was May 25th and FINALLY Adams sent out the Septic company (Brian Davis Septic) and we watched as they dug up our yard to inspect the septic. That is when we were told the drain line was crushed and needed to be replaced. It was several more weeks before that happened and we only found out it had been done by repeatedly calling Brian Davis Septic. The Superintendent came out to our home and told us that the damage should be fixed and after weeks and weeks of phone calls made by us (my fiancé and I) we still had no answers. Finally Jason in the warranty dept reached out and came out to our home on Friday, July 1st and told us they *might* fix *some* of the damage!!! He told us he would call on Tuesday, July 5th with answers but didn't.
Every time we call we reach Lisa or Michelle and are told Jason is out of the office or in a meeting and will call us back with answers but he never does. It has been THREE MONTHS and nothing has been done to fix our home! We are FED UP! We just want our home fixed so our family of 6 including 4 young children (ages 11 to 1 year old) do not have to live in a house torn apart, missing flooring and baseboards, with water damaged cabinets, doors, trim and furniture. We want answers and we want our home back!!! The home we JUST BOUGHT less than a year ago for $300,000! We want it back the way it was before it was destroyed due to your company's shoddy work and negligence. Since going public I have heard numerous horror stories of the same nature about Adams Homes! DO NOT BUY FROM THIS COMPANY UNLESS YOU WANT TO BE TREATED THIS WAY!!!

Signed contract in October 2020, was told would take 7-9 months with a max of 12 months to build house. Selected a “preferred” lender (if selected we didn’t have closing costs). 18 months it took of lies, being strong armed by the lender who was unethical. The Lender and Adams Homes lie in the same bed..they didn’t offer any first responder financing, they made it so we didn’t qualify for certain low interest financing or programs we did qualify for when we first signed, they constantly threatened us with failed financing if I didn’t sell my existing home that my husband's name wasn’t on.
Guessing Adams homes pissed off the lender who basically told us that he was sick of Adams Homes and that our home was worth more than we purchased for and that the build was purposely slowed down as a tactic to get us to cancel the contract so it could be sold for more money (we were too far in for Adams to ask for more money like they are doing to people now).
We watched houses being worked on that signed contracts after us and their permits went in after us. (Public records don’t lie.) Paint is a hot mess, went in with a marble and found hollow spots in tile floor, back patio concrete is cracked and was told “there are 2 types of concrete..cracked and ones that haven’t cracked yet”, dead grass with weeds (after 2 months we are still trying to get dead parts to grow), 1 closet door was installed backwards and you can’t open it all the way (swings in not out) gaps between the floor and wall (was told nothing can be done about it), sloppy grout and caulking), carpet is already pulling up where it meets the tile, water spout already had to be replaced due to breaking on first use.
Horrible..horrible..horrible experience. You see all these photos of people with the house pic and welcome gifts…we got none of that..all we got was “here’s your keys” (and they didn’t open all the doors..had to call them to do that too). If we had listened to Adams Homes and their preferred finance company, we would have been homeless for 6 months.
Do not sign with their “Preferred Lenders”, do not buy down your rate..lender sold off our mortgage before the 1st payment was due because I told them no to buying rate down. Wish we went with another builder and found our own finance company. The only good experience we’ve had was with Lance (Superintendent) who took over the gory mess of this build in Royal Highlands. I had a better experience when I built my other home with Maronda! SMH DO BETTER ADAMS! You made what was supposed to be a happy experience into a family’s nightmare!

Lived in our home for 8 months and we love it. Neighborhood is still being built and it’s nice to see the progress. Had a couple issues that was found, but the warranty covered everything. Scheduling those repairs was all done through email and for the most part was seamless. The only hiccups was due to the third party contractors, who at times was hard to get a hold of. Considering the pandemic it is probably expected, but all issues were completed and it wasn’t anything major. Our sales manager was awesome and the super was fantastic! Still see them from time to time walking by or working on another property and always have pleasant interactions. Couldn’t be happier with living here and looking forward to years of enjoyment.

Lies and nothing but more Lies. We signed the contract in February of 2021. It is now February of 2022 and still no house. We have been told for months "the closing will happen..." and then all of a sudden, they push it back again and again. They keep blaming covid for all their issues when I see other companies putting houses up with no problems. Talking to them gets you nowhere and if you tell them you are going to get a lawyer, they just say, "go ahead, you will have to pay for our lawyer's fees as well." We were sent the "official" closing date the other day with the dates and times only to be called the next morning and be told "sorry that was the wrong address". Stay as far away from Adams Homes as you can!! I wish I found this site before I bought.

We decided after looking at many home builders that we liked the house and community and signed in November 2020 for our house to be built in Grand Oaks at Parrish, FL. We had to make sure we picked all our selections for the house in just a few hours at the office for our contract. After five months and them delaying on sending off for the permit until February they finally broke ground in April 2021. We were told it usually takes four to five months at this point so we were hopeful because we had always let them know we really needed to move in before school started. Unfortunately school started and we had to start driving our kids every day which took around five hours out of our day due to the distance of our rental and different school times.
We finally decided that we would walk the house with their permission after they had been working on it for around five months and it wasn't even to drywall stage. While walking the house we found that they had not even installed our shower in the master bath. We brought it to their attention and they said it would be fixed and cause no more delays. Two months later there was still no progress made. At this point they offered to let us cancel our contract and give our money back because they couldn't even provide information on the next step in the process or an estimated date of completion. We spent 11 months trying to get our home built with little progress and a major error. All the other builders we looked at had their homes completed and the owners moved in by school. I was very disappointed with this being our first experience in building a home.
After we cancelled our contract it seems like a miracle happened and they started completing the home much quicker. It seemed to me they wanted us to cancel so they could make more money. I just want to people to know our experience so hopefully they don't experience the frustration and heartbreak we had to. The only good thing to come out of this is that we found another company to build another home and the experience has been totally great with home also being of better quality.

I bought a NEW home from Adams Homes LLC AEC at the villages of Red Bridge located in Locust, NC. This was suppose to be my last house. I have had nothing but problems from day one. Let me start by stating that get everything in writing (And sometimes that is not enough). The house I purchased has water in the crawl space (Just found out it is Ground Water) not disclosed during the Contract signing or at closing. Contractor keeps putting band aids on the problem not wanting to spend any money to fix it correctly the first time. With these "Band Aid" fixes they are causing new problems and again putting Band Aids on instead of fixing the problem.
My front yard cannot and will not grow grass due to the fact that it was not prepared properly. You could twist or break your ankle if not careful while walking in the Front Yard. Contractor verbally said that they would take care of this. Has not happened and was told today (10-14-2021) that this is a Home Owner (My) problem and I would have to fix it. Back yard is a MUD pit due to improper grading of the lot. Again I was told today (10-14-2021) that was a Home Owner (MY) problem and I would have to fix it.
Adams cares for nothing and all they want is your money, after the contract is signed it's all over. Good luck in getting anything done. Frame cracks, ants, army worms, nail pops, leaks, sloppy paint jobs and even a cat in my wall! The warranty department is a joke and refuses to take responsibility or action for most things even if you have proof and written notices from outside companies. The only good thing I have to say about my experience is how well Kim ** and Matt have tried to rectify what is in their power to do. Mostly all I have gotten from this builder is a head ache starting from a week after our contract was signed. They also state that your rate is locked when you go under contract however, they do not tell you they will do anything in their power to get you to back out of the contract if they can get more money for the property from someone else.
They originally told us our closing date would be the beginning of August then a week later moved it up to June! We figured it out and made the arrangements to move in June the once it got here they moved the date back to the end of July. The week of closing they tried to push it back again. The building process was rushed which might be why there are so many problems with the house. Worst home buying experience ever and I will never use them again.

I would not suggest buying from this company. I signed a contract in Dec 2020 for a new construction home. I was completely excited until I saw how long it was taking them to complete the home. They started in Feb and did not complete until around July 25, 2021. Many sunny days went by and nobody was there working. I hired a home inspector and he found 32 pages worth of things wrong. They fixed most except for one thing then tried to get me to sign off without fixing it. The building superintendent is not professional at all.
Right after moving in I had to call the AC person bc my air was set on 65 but the temp was freaking 80 degrees so he had to replace something that obviously they tore up while working, then my panel on my dish washer does not work, I am currently waiting on the company to send someone to fix it. Also my carpet was being soaked with water for two days near the main bathroom, come to find out there was a crack in the bathtub that was obviously covered up at the time of installation and they got in no hurry to send someone to fix it so yeah I ended up not being able to use it for at least a week and lastly I was wondering why my light in the garage would not come on (the one connected to the garage motor) but come to find out after getting up there to look at it, these people could not even take the time to put a bulb in....so yeah I highly do not suggest this company at all!

Where do we start? When our home inspector, which the site foreman said we didn’t need, checked over the house, we discovered a truss in the attic needed repaired prior to closing. The site foreman tried arguing it wasn’t an issue that needed corrected. When we required proof from the engineer it all of the sudden needed fixed. They also tried saying that they would not need to correct the severely bowed wall in the Master closet. We had to argue several times prior to closing to get it corrected. At closing, we learned the site manager, Marty, also FORGED my wife’s signature on the zero walkthrough checklist. Adams Homes said it would be addressed with him. Marty later told us he was simply moved to another site while a new site manager told a neighbor he was fired and another neighbor heard he was hit by a car.
We did manage to close four hours late after multiple rescheduled closing dates (don’t believe them when they say it will be done and get it in writing; one delay was due to Marty providing a drawing of the garage doors being complete instead of a photo because they weren’t actually complete). However, the problems haven’t stopped there. The drainage in our yard as well as the rest of street has a river and/or lake that routinely washes away seed even in light rain. Multiple homes have this issue. Adams Homes claims that it is not an issue unless the water fails to subside within 48 hours. They are choosing to ignore the increasing trench in the clay in our backyard that is letting water run alongside our foundation. They say they don’t care because “this isn’t normal rain” today.
However, we have contacted them multiple times regarding this issue and the reaction every time is to say it isn’t really a problem. When we moved in it took 2 months to get them to fix the garage door device that opened and closed the door. Neighbors have had issues from trash in the drainage pipes left from the builders, air conditioner drainage being stopped inside of the walls, garbage disposals and dishwashers not properly draining, and more. And now we find out that to get a propane tank put in for the fireplace at our home, we are going to have to put the propane tank 10feet out in the yard because of clearance issues to prevent fires that Adams Homes must have not thought were important either. I recommend no one in Raleigh area use Adams Homes. Also, if you chose to go with Adams Homes, I’m sure they would appreciate if you overlook the empty beer cans left in your walls while they are building.

I wish someone would have warned me about this unprofessional and unethical company. I selected a brick to go on my home with Adams Homes agents Shondra and Darlene. However, the incorrect brick was put on the home. We informed Adams Homes that the incorrect brick was being put on the home when the entire home was not completed still, they continued to put the brick on the home and told us we would have to either take it as is or walk.
We contacted Wayne Adams to discuss our issues, and we never received a response back. After relocating to this area due to military orders and we went along and purchase the house because we were put in an uncomfortable situation. At that time, Shondra the agent, was very rude in which she stated our real estate agent at that time Michele was “too blunt”. Once we had the initial walk through the Superintendent, Darrell, came to the home with a major attitude stating the brick was not his fault and it was the agents. He also was upset that our independent inspection company stated there was issues that Adams Homes needed to fix in the home. Darrell bashed the inspector company stating, "They're telling you all this stuff because you are paying them for an inspection." He was also very condescending and said, "I don’t care if a buyer doesn’t buy the home because it won't hurt me".
We mentioned to Darrell that the inspector stated the concrete needed to be looked at on the sides by a professional due to the moisture, which was recommended by an independent inspector. Darrell flipped again and said nothing was wrong. Once we moved into the home, the garage floor began cracking tremendously and the moisture was still on the wall. The walls on the garage started to crack. My master bedroom ceiling began cracking and the paint started falling off the ceiling in another room. The crown molding broke in my son’s bathroom and some of the sprinklers were put on our neighbor property, cabinets were not closing, and doors were not closing properly.
We contacted Ally, the Warranty Coordinator, on several attempts to get these items fix since we are in our warranty. To this day, either Ally ignore our emails, or she only respond to certain emails. We then went to the Headquarters in Navarre and asked to speak with Wayne **, we were refused and told there was nothing they could do to help us. After this Ally calls and states, "We need to call the Bonded Warranty because they are responsible for the garage". However, we email them and they stated," This is Adams Homes' responsibility to fix."
On July 1, the production manager and his assistant, Rodney **, came to our home to inspect the garage. Before we could show them the garage, they had an a very condescending and negative attitude. They walked into the garage with a stick that was ¼ inch (per warranty criteria) but never tried to measure the crack and highlighted book and said we will not fix this until it "gets worse" (the pictures attached shows the stick sitting in the crack, which meets the criteria). With a serious attitude and in a disrespectful tone, Rodney ** disrespected my father-in-law, who is a Disabled Veteran. My wife began to explain her concerns when Rodney ** verbally assaulted her and put his finger in her face. The production manager asked him to go in the truck and he refused.
At that time, I asked them to please leave our home. As a military family, whose wife is a Disabled Veteran who is utilizing her hard-earned VA loan to purchase a home, this is unacceptable. Adams Homes is preying on Veterans and military families, especially first-time home buyers and minorities. I strongly feel this needs to be investigated from an outside agency due to the numerous of complaints we heard at our latest HOA meeting regarding the substandard service in product. We are not the only minority family dealing with these issues in this community. One family is already pursuing legal action against them.

Adams Homes has the worst customer service experience possible. Each interaction with someone from Adams Homes has been a disaster. Lack of communication, lack of professionalism, and poor quality work. The individuals we have dealt with in Port Saint Lucie have been a nightmare. It’s unbelievable off putting and shocking how unprofessional and incompetent the office staff have been. It’s an embarrassingly money hungry company who cares more about cutting corners to make money than do their job with any ounce of excellence. Their methods are old school. I am sick of dealing with this company and have seen that I am not the only one whose experience this nightmare of an experience. Hands down the worst experience of my life. Buying and maintaining your home May be stressful but they have made it 10 times worse with their idiotic and unprofessional methods of communicating and doing business. It is disgusting.
I would give 0 stars if possible and if it were not for the building manager that we originally worked with and got to know. It would not surprise me if that individual realized they could do better elsewhere. Their lack of accountability and continual growth and expansion as a company is truly a shock. I wish we had done more research and hope that you turn the other way to find better options for a building company. We have told everyone we know to do so when they ask about our home.

The end of October 2020, we closed on a new Adams home. Seven months later a neighbor had a survey done because they thought another home's septic tank was being put in on their property. Survey showed that that was correct, survey also showed at that that the plan Adams had submitted with the county for my home was not correct. The stakes are 20 feet to the left of where the county says my property line should be. Now the county is telling me my septic line has to be dug up, because Adams Homes did not place the house where they were supposed to. It is also causing a problem with my new neighbor. Adams Homes should be more responsible. Now I’m going to have to get an attorney.

I'm a 100% disabled veteran and this is my first house. Adams homes are a piece of junk. The workers don't care about your house. I've been waiting for over a year to get something done by them. My house wasn't ready when it closed yet they let it go through anyway and have refused to do all the things that were supposed to be finished within a year. I watched the 2 homes behind me get built and the workers were drunk every day and smashing their bottles on the sand (now all that glass is in your yard) and they were swinging on the rafters. One house's roof collapsed because it was put on wrong. Don't buy from adams homes. Not worth what you pay for it. Worst company ever. Customer service is worse than Comcast.

My husband and I purchased a home with Adams Homes in August 2019. I contacted the warranty department via email and included photos of the ceiling is cracking and chipping on March 1st allowing them the 5-10 business days to follow-up with me. I called on March 16, Brittany states she never received an email so while she was on the phone I resubmitted the claim to the same email and then she states she received it and will get back with me. March 23 I called Brittany, due to the fact I haven't heard from and she states she reviewed the photos and it doesn't appear to be part of a warranty. I told her no one is in the attic tap dancing and there's no additional weight on the ceiling to just cause it to crack so there must be an issue with the foundation. I advised her of their poor communication skills and this issue will be escalated to another level.

I am under contract with Adams Homes. They have left several roofs with OSB and felt paper for weeks and weeks. Mine was left h covered for 8 weeks, then was shingled after a rain before the OSB behind the destroyed felt paper could possibly dry out. I made my concerns heard 5 weeks ago and Adams won't give me an answer about whether or not they will replace my roof. I even have pictures of warped and swollen OSB prior to shingling. If you are under contract with Adams, or are thinking about it, look at your construction daily if possible so you are aware of their standards. This could have all been avoided if they had just taken the time to put a tarp on the roof. I am nothing but disappointed.

However the week before my potential closing they sold the same exact house across the street for the price of my appraisal. Really???? I hope Adams gets stuck with this home for a very long time. Because no one is going to buy a new home and be immediately in the red. Adams would not suffer one bit selling the house to us for appraisal value. They make a fortune on their homes. I purchase a new Home from Adams in June, 2015, once I moved in I started to have problems. The door from the garage into the kitchen would not close properly, I called Adam warranty and filled a complaint, the Production Manager came out, he inspected the door, closed it and open it about 15 times and said he do not see a problem and walked away. I continue to have problems getting the door to close properly, I called the Warranty department again, they ask me to call the door company, a repair person came out and added weather strips and made several adjustment, but the door would not close properly, I called the Warranty department again, someone from the door Company came out again, this time it was a different person, he made adjustment and left, again the door would not close properly, so it ended up that the door Company was called over a dozen times for the same one problem that the door would not close properly, they recommended the door be replaced.
I called Adams Warranty department again, the same Production Manager came out again, he looked at the door and said he do not see anything wrong with the door and left it at that. The towel rack in the master bathroom kept falling down by itself with nothing hanging on it. I called the Warranty department, they gave me a phone number to call the Company who installed the towel rack, i called them, someone came out and fix the problem, however, rack fell again, they came out again and said it was fix, the towel rack fell down about 4-5 times during the first year, and the problem never got fix, the woman who answered the phone on my last call, said I am breaking the rack, and they cannot keep sending people out. My brother visited me and he fix the problem, the towel rack never fell once since my brother fixed it.
There was a problem on the roof, it took them a few weeks to send some out. Just as the house turned one year several problem started occurring with the electrical outlets and switches, but they would not fix those. Cracks started to appear all over the Interior and Exterior of the house and in the garage in less than one year. I called the Warranty department, the Production Manager came out, he looked at the cracks, he said the house is still settling. The one year Warranty was over, and the cracks started to appear more and more longer and wider all over the house, I keep calling and sending email with pictures of the cracks, but getting no response, long wide cracks in the ceiling throughout the house in all rooms except in 3 out of 4 bedrooms, I believe Adams hired cheap labor to do the sheet rock.
After repeated phone calls and emails, the Production Manager came out several times, but kept on dragging his feet and or is always out of town. I probably made over 100 plus phone calls and sent about 40-50 emails to Adams warranty department. It took them 5 years to fix the problem with the interior ceiling, very unprofessional and sloppy job, then blamed the delay on the Virus lock down. (How Ridiculous) There are very long wide cracks on the exterior of the house and wide cracks in the garage, which they refuse to address. They told me I have to go through Centricity Bonded Builders Warranty group. I filled out the online request for Centricity, someone came out and looked at all the cracks around the entire exterior and the garage, said it looks like Adams used cheap labor and cheap paint, so the work was not done professionally and up to spec, and the problem is not with Centricity Warranty group it is with Adams.
I called Adam warranty and sent them an email, on my phone call to them I was told they have a new Warranty team, the old team are no longer there, they will have to look at my file and get back to me. After a month I did not hear from them, I called them again, this time I was told that my house is out of Warranty, and I have to deal with the problems myself. I personally would not recommend this Company to anyone, buys beware. I believe they took advantage of a single senior citizen.

BEWARE WHEN BUYING FROM THIS BUILDER. They show you one perfect home in the model but deliver a product that does not meet those same standards. I purchased a home from them a year ago. Immediately upon moving in I contacted them to show them the things that were half done and they never did anything. Shoddy carpentry work that affects the function and safety of the home along with plumbing work that causes the house to shake when the upstairs toilets are flushed. The plumbing work has water coming through the walls which is now causing mold and discoloration.
The latest issue is the "brand new HVAC system" which does not cool the house at all. Many nights I wake up sweating. They have sent out their contracted ac vendor to look at the system who says everything works just fine but that is definitely not the case. I am having to spend my own money to get an inspector out here to see what the issue really is. They are coming out this weekend and I will share the report with Adams Homes but I am not confident that they will care.
When they speak to you on the phone they are very condescending. They attack your integrity and want you to lower your standards and settle for things instead of living up to their end of the deal and delivering the product you paid for. They tell you that you didn't purchase a "million dollar home" and things are not going to be perfect but even in a $50k home the ac should work properly. This company has grossly misrepresented itself in a negligent manner. They have negative reviews everywhere and this seems to be a repeat pattern for them. BEWARE WHEN PURCHASING. In 12/26/2013 I closed my contract for my brand new home built by Adams Homes in Daphne, AL. Home still under warranty through Centricity Bonded Builders Warranty group until 12/26/2023. On June 2019 I started seeing cracks on the slab and the veneer brick so I filed the first warranty claim. Claim was denied because inspector from US Forensics hired by them concluded that the claim does not meet the warranty criteria. Time passes, more cracks on the slab, doors not closing and a second claim filed on January 2019. Again the same inspector concluded that the claim does not meet the warranty criteria.
One year later, after repairing walls to allow doors to close, cracks are 1/4 in wide goes all across the house, damaged the flooring, broken exterior walls and I have centipedes, ants, spiders, bugs crawling through the crack. I removed the carpet because of it, and I noticed the slab and it is broken in 7 sections. On 07/29/20 I filed a third claim. Same inspector showed up in 08/12/2020. My house is literally broken in half. Cracks on exterior brick on front and back wall are extensive. Please be aware of the quality of this builder and the warranty you receive. I'm repairing it at a cost of 30-35K.

They stole my earnest money due to the fact that the sales rep told us one thing about tree removal (20 feet), the builder told us something different (30 feet) and they removed 10 feet at best. The GM said that’s all that would be removed and if we want more, that we could pay to have it done. My advice to anyone that considering purchasing a home (if that what you call it) get everything in writing before signing any type of paperwork. If there was a negative star rating, I would rate this experience a negative five. They ruined a beautiful sub-division with (crap) track homes. My husband and I contracted for a new build in June 2019 with the “understanding” that it would take 9-12 months to complete. Although we didn’t have a house to sell, we have a lease (month to month) provided we gave at least 60 days notice. I called every month beginning in October to talk about the progress since it appeared that things were moving along faster than our timeline. I was told in October that we were still on schedule for May 2020 or thereabout. I called in November and was told the earliest would be February 2020.
We received an email the second week of December 2019 advising that the builder needed to close at the end of December! WOW way to communicate Adams. Needless to say we could not close at the end of December with only 3 weeks notice AND the holidays. We agreed on January for closing, reluctantly considering the house was completed 5 months earlier than our original discussion at the time we signed the contract in June. I went to the bank to retrieve my IRA funds and was told they weren’t there! This is an entirely different discussion but had to threaten legal action and jump through hoops to ensure I had the monies available. We asked Adams for an additional two weeks to ensure we could get the funds and they would only approve the 2 weeks with an additional deposit of $500, this would be in addition to the $1250 they already possessed.
We of course were trying to secure funds that already belonged to me but “went missing” for a few weeks from my bank, only to be told we needed to come up with more money??? How does this make sense in any realm, if you don’t have the money you need but let’s ask for additional monies you don’t currently have? Between the bank and builder we definitely got shafted. Had they waited the 2 additional weeks, we would have had the money needed for the down payment (the loan money had already been secured and ready to go).
Needless to say, I would NOT recommend this builder as it was an incredibly stressful time for us. They lack communication that is necessary for a successful relationship between buyer/seller. They are inflexible so if you need a builder that will allow for changes where you want them, then that’s the way to go. It is an investment after all that you will be paying on for 30 years so shouldn’t you be happy with the end product???

My husband and I went through a nightmare dealing with Adams Homes. Without rehashing the whole thing, this is the short version of our experience: My husband and I signed with Adams Homes in Ocala, FL, for an existing move-in-ready home. But, we quickly realized we did not really want to live in Ocala and decided to cancel within less than 72 hours of signing. A normal homebuilder would have just kept our $1000 earnest deposit and let us move on. Instead, Adams Homes sent us emails and a letter that they would sue us for full performance if we did not close. Trying to contact anyone in authority at Adams to discuss the matter was impossible. They would not return our phone calls (even after promising to do so) and ignored any emails we sent (beyond those sent to the listing agent).
We even offered to purchase a costlier home from Adams Homes in a different area of the state. The agent in their Winter Haven community acted as though that would be fine. But, after spending a day picking a different house and signing all the necessary paperwork, we were met with silence. Adams Homes had decided they would not let us transfer our contract from Ocala to Winter Haven, but did not even have the courtesy to tell us. I had to call the Winter Haven agent all afternoon before she finally picked up (possibly by accident) to tell us the answer was "No" without any apology or regret for wasting our time or getting our hopes up.
Defeated and not knowing where else to turn, we finally closed without completing a final walkthrough. That was a huge mistake. Almost none of the issues that had been addressed in our original walkthrough had been fixed. And the few things that were fixed were done in the most sloppy, haphazard way possible. Additionally, no cleaning crew had touched the house and it was littered with dirt and dead bugs. This "new build" felt more like a repo. After we finished closing, my husband received an email that had been sent the same afternoon while we were away from our computer. It said Adams Homes would cancel the closing if we paid them $15000 in fees in addition to the $1000 deposit. It's hard for me to believe a "ransom" like that would be legal.
Wanting to strike back, we put signs in our vehicles and some of our new house windows which read "Beware of Adams Homes". A few weeks after doing so, Adams Homes sent us a "cease and desist" letter, threatening to sue if we did not remove the signs and continued to tell others about our experience with the company. Based on other reviews of Adams Homes I have read here and elsewhere, it seems that our issues with the company are less "the exception" and more "the rule".

Our first home buying experience is not off to a good start. At first I could somewhat tell that the home we got was built very cheaply, but I had high hopes since we were excited to buy our first home! However, since moving in we have had nothing but trouble with our way over priced home. At WEEK 3 in our BRAND NEW home, our plumbing backed up and SEWER water flooded our first floor. Adams Homes is pinning it directly on us and they want nothing to do with it. ARE YOU KIDDING!! What brand new home floods with sewer water within 3 weeks!? This is clearly a construction defect. Because of this we haven’t been able to live in our new home and have had to deal with so much. Floors, baseboards, and a bathroom vanity all need to be replaced. Different plumbers had to reconstruct the grinder pump in the yard that Adams Homes put in because it was installed by idiots.
We also found debris in the pipes. We bought a brand new home so we wouldn’t have to deal with this sort of thing. Adams Homes is proving to be the horrible company that everyone else has said. Their customer service is terrible, their warranty they offer is a joke, and they build their houses as cheaply as possible. So far we have also had to call plumbing to repair a leak from our dishwasher AND a faucet that was loose. Also, within the first couple days in the house our front door knob fell right off, and we noticed the paint on the wall is so cheap that when we try to wipe off any scuff the paint comes off with it. I can’t imagine what other crap we will be dealing with in the future if we are already dealing with all this within 3 weeks of living in our brand new home.
Adams Homes sure picks some real winners for companies to build their homes. Companies who will do the work for cheap, and not give a damn if it's right or good. We are VERY disappointed with Adams Homes to say the least. We do not recommend them. By all means buy a home from literally any other company because this one is a SCAM! BTW, we are also currently active duty in the military. This is even more disrespectful from Adams Homes to not help us with all of these issues. Shame on them.

Unless you buy their home at the base price, you will be able to get a mortgage loan. The FHA appraisal comes back close to base prices so you can't put the options they offer. ADAMS HOMES knows this but they still let you put in options they offer and take a hefty down payment. Then when the house doesn't appraise for sales price they say too bad. YOU LOSE YOUR DEPOSIT AND YOU DON'T GET A NEW HOME. They target minorities. Lower income buyers who they feel can't afford legal retaliation.
The Regional Manager says they will sell your contracted home to someone else if you back out and the new sales price will be for the low appraised value because they keep your deposit to be able to sell sell the home for what it's worth. They won't work out anything because the price of the home in the appraised section of their contract has the house base price and not the actual sales price. Consumers BEWARE. They know you don't know how to interpret a contract. We lost all of our retirement. We have no way to add money to go to closing. Adams Homes needs to reduce their home price and that is the honest and fair thing to do.

Live in Pace and bought a beautiful house. That's where the beauty ends. Every time we have tried to upgrade anything in this house has turned out to be a cluster. The workers cut corners (from an electrician and plumber) because an easy change out of a faucet or water heater involves changing from valve out. Electrician checked our outlets and every outlet was barely to code with wires barely locked in. For God’s sake do not buy an Adams home unless you are a contractor and can change everything yourself and can get a discount at the hardware store.

I would not recommend anyone searching for a home to consider Adams Homes. My fiancé and I are first time homebuyers and what we thought would be a smooth process turned out to be the exact opposite. While doing the initial walkthrough, the superintendent was very unprofessional, sarcastic, and rude when we voiced our concerns with the house and what we needed fixed. When I expressed my concerns with the poor concrete formwork in the garage, he laughed at me and said, "It's just a garage buddy."
The "100% customer satisfaction" policy Adams Homes claims to have could not be more untrue. We also found out later after signing the contract and speaking with the HOA President that our HOA dues were actually $350 a year instead of the $200 a year that was written in the contract. Due to our very poor customer service and the constant lies we decided not to close on the house. I have tried every day for the last week, several times a day to speak with an Adams Homes' representative about an earnest money refund. I have called over a dozen times and gone to the office once. Every time I speak with them they tell me that the person I need to speak with concerning this matter is either "out of the office" or "in a meeting."
We were told when we signed the contract that if for any reason (even if simply having "cold feet") we decided to not buy the house, our earnest money would be refunded in full, and now we can't even get anyone to speak with us about it. To sum up, just know if you give them your earnest money there is a high probability that you will never see it again if you decide to not close, even if you decided not to close because they initially gave you inaccurate information. If you're looking for a great home with good customer satisfaction, I would highly recommend looking elsewhere.

It has been a very bad disappointing first home buy, lack of concern for homeowner. Starting with my concrete surface never cured and is uneven crack and chipping the driveway has many holes and a cheese grater appearance the whole surface walkway, front porch and back porch, and exterior stucco not properly done and cracking. Sod was laid in proper and neighbors are willing to testify that the sod crew was drinking beer and seem to be intoxicated while laying the sod and it shows. I am willing to go as high as my senator.
I am a disable veteran and do not appreciate being treated this way as a homeowner. I have been complaining since October 2018 until this noting has been done. The project manager Steve came out and took pictures January 15th 2019. I did not hear from Adams homes until I called a week later January 22, 2019. I informed Steve the project manager because nothing had been done. I filled a formal complaint to the senior appraiser of Veteran Administration, my next step is write the CEO of Adams Homes along with photos of all complaints.
This is the most incompetent work I have ever seen allowed by an incompetent supervisor or just did not care. I just want my concrete surface corrected. Furthermore I have a huge crack in my garage that I can get a dime in that cracked leads into the slab. I am concerned about the poor mixture of concrete and damage to the slab. Now for the sod no one can even walk on the lawn including my small dog many holes throughout the lawn that can cause injuries. I am prepared to take measures as far as news coverage of my home. This will be corrected I am not paying for this new driveway that looks like the oldest. I would not recommend Adams Homes to anyone and Adams Homes could not even build me an outhouse. This mess is located on 147 S Wimbrow Dr in Sebastian, FL. I do not mind anyone to contact me. If you are buying a home. I hope not from Adams homes.

This is the 3rd NEW house I have purchased. The only ADAMS HOMES house. I have NEVER had issues hanging decor until this house. The drywall or sheetrock is paper thin and will not support decor without using very thick nails or anchors and screws for PICTURES. My son has many holes in the walls of his bedroom. Granted, it's because of him hitting them with things, but seeing the holes, there is hardly any visible sheetrock. They are sending their drywall or sheetrock person here today to inspect. Even if it is 1/2" thick as they claim, it is very weak and cheaply made. $215,000 for this house in 2018. DO NOT BUY ADAMS HOMES if you want a good house without problems!!! Carolyn ** has been the up most helpful person I had the pleasure of dealing with at Adams Home. This first-time home buying experience for me with Adam has been terrible. Carolyn did not receive adequate information from the closing manager (my assumption), Brad. When I spoke to Brad on today, 10/30 to receive my earnest money back - he stated I would have been closing on a certain date so unfortunately, since I terminated my contract I won't receive any monies back. I terminated my contract because I was promised that I would be closing end of October 2018. The communicated date from Carolyn was changed to December 1. However, if you are in an apartment - that doesn't matter to them. If I had to move by a certain date, I had no option.
The fact that they refused to refund me my monies is because of advertisement since they put the home on hold for me. They were not able to advertise for the last 5 months cost them money so I won't be able to get the refund. HOWEVER, if I wasn't able to close due to financial reasons (not approved for the loan, etc) I would be eligible to receive my earnest money back. If Brad updated Carolyn in a timely manner, I would be gladly to close at the end of November. In which, according to my conversation with Brad, he had the end of November closing date for a little over a month. I terminated my contract on October 10, if Brad had the closing date prior to that, why didn't he communicated that to Carolyn so she could update me? Lack of communication from Brad cost me my earnest money and a home I would had gladly purchase with no issues. I will not purchase a home with Adams ever again.

The floors have leveling issues, there are major plumbing problems, the shower encasement and toilets have had to be replaced due to uncontrollable mold growth, which is ridiculous when the house is only four years old (apparently these units were installed incorrectly in addition to the plumbing problems), the HVAC unit wasn't purchased large enough for the house size, and the list goes on and on and on.

Bought a house with Adams and should have listened to my instincts. First contract got ruined because the house wasn’t off set like it was suppose to be so had to start over. After 8 months of waiting for my second home to be built there were leaks in the roof in multiple places. They claimed to have fixed the leaks and now that we’ve closed and I’ve been in the house for almost a month the roof is leaking in the same exact place!!
See images, you can tell where the repair was and that the leak is still there. But now there is also a leak around the chimney. Not to mention the hot water heater did not work when we moved so I also had to have that fixed. The carpentry on the back porch was terrible and I had to have that redone. The superintendent acted like he was going to fix it at the walkthrough with wood putty and claimed he would come back after closing to sand it down but never did until we made a fuss about the issue. Don’t buy Adams Homes, the contractors that do the building are terrible.

I was living in Port St. Lucie Florida at the time. I put a down payment of $2000 on a home for Adams Home to start building. It was in a prime area, at least that is what they told me and the lots were going quickly. So I handed over my down payment. Right after they started clearing the lot, the company I was with lost their contract with the state which required me to move. When I went to Adam Homes and told me of the situation. They made it sound as if was going to be difficult to sell the lot to another customer and since they started clearing the lot it was at an expense to them. So they were not going to reimburse the $2000 investment. I was not happy and took it to the regional manager who confirmed they were out of pocket for the clearing of the lot. So he agreed they were not going to return the money.
Today I drove by the lot and house and guess what? There is an Adams home on the property and I asked the owner when he purchased the home and it was sold to him during construction and it was the home I had ordered. Ummmm, money were they out and could not get back. They actually sold the house at a few thousand more than my quoted price. So why did they really not return my $2000. GREED... So I would recommend you not buy an Adams home and stay as far away as you can from them. Especially if you are a veteran. That $2000 has a higher value me than to a large company like Adams.

Besides finding subpar construction on this new house that we paid $200,000.00 for, we experienced poor service from this company, from start to finish. The foundation had severe cracks throughout 7 rooms. The supervisor said it was (common). My wife and I have had 6 new homes built, and this is the only house that had "common" cracks in the foundation.
There were numerous other visible flaws in this house, that should have been caught by the supervisor, before the 1st walk through. There were numerous areas where tape was showing through the sheetrock, areas weren't covered good in paint, broken brick on the tops of windows, flawed granite countertops, etc. I hope that everyone who is considering spending their hard earned money on an Adams home, will read my post over and over, and consider other reputable home builders. First of all, let me start by saying that I actually do really like my home. I'm not going to give Adams Homes a 1-star review just because I've had a few problems. I think it's unreasonable to expect that any new home purchase is going to be a 100% perfect experience just because there are so many things that can go wrong. I decided to buy an Adams Home because I believed that they offered a great value: an all-brick home with a lot of included options that other builders charge extra for. To that extent, I think they delivered. Where they fell short, in my opinion, is the quality of work and the warranty support.
In my house it appears to me that they tried to do a lot of things quickly and tried to "hide" it. The drywall installation is sloppy and they covered it up with builder's grade flat paint. I know that walls are never really perfect, but it looks like they never even sanded anything before they sprayed it with paint. It was incredibly hard to fix in some locations because it won't sand down easily. I had to skim coat some of the walls to get a smooth surface, which is a very messy thing and usually shouldn't be necessary for new walls. When I compare our house to the others in our neighborhood that were built by another company (who, believe me, has their own set of problems), the quality seems very poor. It can be fixed, though - just takes a lot of work. I do think it's a shame that it's a new house and the walls are in worse condition than some much older houses I've lived in.
The warranty service was absolutely terrible, but to their credit they did fix most of the things that I asked them to. Sometimes it would be a battle, though. Here are a few of my struggles with them in this regard: The property taxes weren't properly paid from the time that they owned the property and were building our house (not really a warranty issue, but that's who I dealt with to get it fixed). I kept getting notices from the county saying my property would be auctioned if it weren't taken care of. I had to repeatedly contact Adams over the course of a month asking for updates. They more or less kept saying they were looking into it and couldn't figure it out. Finally, they sent me a copy of the check. I had to point out to them that they had a typo in the tax receipt number written on the check, because it seems they were baffled as to why it wasn't shown as being paid.
My warranty documentation stated that I had a two-year mechanical warranty (I think this might even be required of all new home builders). My AC went out once and I discovered that it was because there was a leak in the refrigerant line. I had a few problems before this and usually I would contact Adams who would arrange for a service call with the AC company (who really were great to deal with). This time, however, I was told by the warranty lady that I would need to contact them myself. I thought "sure, no problem" until I was told by the AC company that their warranty to Adams was only for one year and that I would need to cover the costs. I called Adams back and was told that my warranty was only good for a year. I had to send highlighted copies of my warranty documentation that said that any AC problems within the first two years should be covered.
Once they received that, the lady called me back and said they would send someone out, but that if the damage was caused by me not changing my filters (I do change them regularly, but what does that have to do with a refrigerant leak?) or if "something happened while you weren't there and didn't know about it" (what is that even supposed to mean?), then "it's going to be on you." I didn't appreciate the attitude I was given, and I find it hard to believe that the person in charge of warranty service was not aware of their terms. At the time, their website specifically advertised that they had a 2-year mechanical warranty. I think what happened is that the AC company only warranted their work for 1 year, and Adams would be out-of-pocket for the repairs... They were just trying to pass those costs to me and hoped I'd fall for it. Meanwhile, my AC was out for over a week while we got all of this sorted out.
If it wasn't a problem that could be handled by their tradesmen (AC, plumbing, etc), then they seemed to struggle with sending the right person. I had a problem with one of my countertops and they sent the painting crew to fix it while they were doing the 1-year nail-pop service. They didn't speak English, and after completing their other work one of the guys pointed at the counter and said "this - I don't do this" and left. I remember it took quite awhile before Adams sent someone else: someone who seemed like a sales rep that replaced whoever they formerly bought the countertops from. He was nice, but he seemed like he was asked to do a favor that he really didn't want to do. Anyway, my point is: Adams builds a nice home for a nice price, but you really need to keep them honest...

We had our new home built by Adams Homes, Huntsville AL. Several problems from the beginning: Driveway had huge hump where the cylinders were placed in the embankment (ditch). Scraped the bottom of the car when you pulled in the driveway; Adam Homes didn't want to fix their defect at first when it was obvious that our new driveway was not installed the same way as the other new Adam Homes driveways in our community (with the same ditch cylinders). Come to find out the contractor did not place the cement-cylinders deep enough into the ditch... They took out the entry way driveway and made it a little flatter. They finally fixed the driveway, after we went through some grief.
Plumbing - we have water pressure problems in the Kitchen sink. Water puddles along the side of the house where the pipes are. Adam Homes says there's nothing wrong! Drywall - there are cracks that started surfacing throughout the house, just in the first three months of us taking occupancy. The same drywall contractor finally came out, and all he did was put "Putty" over the cracks. He did not sand out the bumps that are on several of the drywall, walls in several rooms and the nails are coming out of the drywall, and the contractor just "puttied" over those nails, and not all of them. When we had to repaint, you can see where the contractor scrapped the "putty" over the blemishes. NOTHING was fixed - per se.
Yard - The yard was not cultivated, nor was there fresh dirt put in place. Our backyard has crevices, holes and lumps where they should not be; when we went to plant flowers up near the front of the house and the back of the house, huge rocks and cement would not allow us to plant. The backyard has mud puddles, every time it rains, and we cannot let our dog out there. We have ant problems and found out that the side pipes where the plumbing is, has gaps along the pipes where they were NOT sealed, and bugs are getting into the house all the time. This is the worst experience we have ever had building a new home and Adams Homes does not want to take responsibility for their mishaps. It saddens me to think that Adams Homes does business poorly and dishonestly! These are true facts and we have taken pictures of all the defects in this newly built home.

Our plumbing is wrong, our windows are not the correct size so we can put standard sized blinds in, and our fixtures for our cabinets come loose all of the time. Our bathroom towel racks fall all of the time.
When we emailed the women from the warranty company she sent the foreman out and he stated our plumbing issue was not that big of a deal. We have standard doors and just had a guy come out to give us a lookout hole and he charged us. Why did we not have one to begin with? I believe because it is set up this way to make you pay more. This home is poorly constructed. The attic is poorly done. We had to place a pallet up there to put our things to store. I would actually not even give this company one star. We bought a house from Adams in 2014. Shortly after moving in, we started having problems. Over 72 problems. Everything from leaking pipes, loose wires in light fixtures, bad chandeliers. Three in fact. They tried to tell us that we were causing problems with lights in chandeliers by using energy efficient bulbs. Air conditioning problems, Carpeting coming loose. Cracks in ceilings. One of their people that does electrical work for them said they were using refurbished light fixtures. They would send people out here to fix stuff & as soon as they would leave & claim it was fixed, the problem would start again, like leaking pipes in bathroom. We have water that collects around the water faucets that stands on sinks still that they will not fix.
Their manager at this property, Keith **, accused us of throwing water on the sinks. He came into our house with an attitude, rude, uncaring sarcastic. Most of their workers that came here to fix problems were rude when they came into our house, were rude with the exception of a very few. We have spent a lot of money to try to make the yard look decent since we have been here. They supposedly landscaped & planted grass but for the most part, it was weed. Most of the shrubs they planted died & had to be replaced.
The electrical board in the attic had to be replaced. Air conditioner & heat control had to be replaced. They take their own time to fix problems, as much as 2 months. A light fixture hung loose on our garage for 2 months before they came & fixed it. Brick have already cracked on the house that they were told about in July & they still have not come to fix it. The first year was a nightmare. The CEO, Bryan Adams is rude uncaring. I tried to communicate with him the first year we were here & he could care less. There are already cracks in the garage. The concrete at the entrance of the driveway cracked as soon as we moved here. It has never been fixed.

After my 1 year warranty was up, my house started having problems. One of the main and most annoying issue is the glue separating issues with our floors. In most of the high traffic areas of our house, we can hear crunching and popping noises on our floors. Our plumbing are starting to have issues and our concrete is cracking on our porch and garage. This builder uses third tier construction workers, mainly general labor workers. A proper carpenter, plumber and electrician will never allow a house to go to ** after a year. By the way Mr. Adams, floors are mean to last more than a year. Be ethical.
If you want to pay premium for builder's grade floors, appliances, fixtures, carpets and get ripped off, Adams Homes is the house for you. My parents and grandparents have homes by D.R. Horton's. They use ceramic wood looking tiles, which looks and works a whole lot better than the cheapo Adams' materials. Adams Homes will never see another dollar from me ever again.

We had our home built in 2007 by Adams Homes in the new neighborhood. Nightmare began after couple of months after we moved in noticing not one but various faulty workmanship. Upon several calls to Adams home to request to fix still under warranty, they ignored our request. Every year we have water pipeline burst which is common in our neighborhood.
One summer when pipe burst ceiling started to leak, my husband fixed it himself, ever since that day he has developed respiratory issues by inhaling the insulation dust. We came to know that water pipe (pex pipe) Adams Homes installed was under recall due to health hazard. Both of us suffer from undiagnosed symptoms of low platelet, headache & respiratory issues. From the area general manager (Mike **) all the way to the top of the company (Bryan Adams), the company demonstrates a complete lack of concern for their customers. I purchased a home from them CASH, which meant that their sales representative (Brant **, who provided inaccurate information about the property) had an EASY job, not having to deal with any lenders. Nonetheless, when it came down to a fence in the back of the yard I was told before closing that the HOA would cover the cost of repairs/replacement since it was only a 3.5 foot fence that ran across six properties behind my home (not just mine).
Nearly two years later, the fence was at the point of needing to be replaced, but when I contacted my HOA they stated that it was "my problem". I contacted Mike ** of Adams Homes here in Jacksonville, and after several calls he completely ignored me (I have the text messages that I sent directly to his number over the course of about SIX WEEKS (**) to prove it). His boss, Elizabeth **, at least returned my phone calls, but did nothing to remedy the situation. When I finally tried to contact the owner, Bryan Adams, for assistance he refused to return any of my calls. This is truly a company that is eager to get your money but then does NOTHING to help when you need it! AVOID AT ALL COSTS.

I am a first time home-owner and Adams Homes makes me regret ever purchasing a home with them. I had problems from the beginning and still on-going. Never thought owning a home would be so many issues within my first two years. I purchased this home May 2014 and after the first ran that summer, I noticed that the water was sitting in the yard. I contacted Adams Homes, they came out and said to me that it was an unusually hard rain and to give it a couple of days to dissolve. Well that didn't happen. I called them back out and this time I was told that the ground was graded according to the Shelby county restrictions and I would have to pay someone to come out and dig a french drain. I was like "are you serious, this should be Adams responsibility." Again, sorry it's not.
Time went on, I had several french drain contractors come out with estimates of $1500.00 to $4500.00 but they all said it appears to them that the builder should correct the issue. I just moved in this house. I don't have money to start correcting issues that should have been done correctly in the first place by the builder. So I asked my friend if he could just maybe dig a trench where we could maybe get the water to run out of the yard. We tried digging as much as we could but the ground is extremely hard due to it being clay and rocks, no soil to absorb moisture. I now have a big hole out in the backyard full of water with nowhere to go. The ground cannot absorb it.
I contacted Adams again, they had one of their guys come out three times and he finally said that on the sides of the house it's supposed to be wet but he could see a problem in the backyard. I don't think the yard is supposed to be wet just because anywhere. Andy said he would get back with me after speaking with Adams. Anyhow after three weeks and hearing nothing back from Adams I sent an email to the office and was told by Jamie that someone came out already. I said "but no one has gotten back with me." She said she would get with Andy when he came in. Andy came back out to the house but said nothing to me. I just saw him through my window go in the backyard. Didn't hear from anyone after that either.
Another week went by and nothing. I sent another email and was told again by Jamie that she would try to find out an answer for me. Then today I get an email saying corporate said they cannot do anything because the home is out of its one-year warranty and regrading would void any warranties. Well I contacted them within my first year of moving in about this issue. My backyard is a breeding ground for mosquitoes and other insects. I had snails crawling on my shed. I wanted to put up my pergola and cannot because we would be sitting in water.
Adams just appears as if they just don't want to correct their mistake. I read the warranty and it clearly states that the yards are graded or sloped in a manner that any water would run off onto the street. This is not the case here. My yard is not sloped level but sloped inward toward the middle of the backyard and there is hills and bumps that the water cannot get over to get to the street to flow out of the yard. I should not or anyone else should not have to wear boots in the summer in the backyard. I don't know if other neighbors on the other streets has this problem but I do know my neighbors on the side have problems with water between our homes. It's as if no one wants to address this issue. I cannot sit outside and enjoy the outdoors. This problem must be resolved.

Make sure you visit the job site every day. I will mention here that Adams Homes built the WRONG floor plan for our house. I was the one that discovered this during the framing phase but we came to a resolution and that was the first warning sign. I just spent 4 hours with a jack hammer busting up concrete. Thanks to Adams Homes. About 6 years ago the house was still under their 1 year warranty and I found a slab of concrete about 10" under when trying to plant a shrub at one end of the front flower bed. After several complaints they finally came out and only removed the concrete where I mentioned I found it (at the one end). Fast forward 6 years. I decide to dig up all shrubs and start new. I then find a "new" slab of concrete that is 13 FEET long and 5 FEET wide. Here's the kick in the butt -- one end clearly shows marks where 6 years prior the concrete was busted away.
Adams Homes workers simply stopped where I told them I encountered concrete rather than remove all. Grand total size of the original concrete slab?? 5FEET wide and over 21 feet long. Who in the world does stuff like that and then tries to literally cover it up? Think twice about your choice. The fireplace they installed was from an out of business manufacturer so now that it is broken I can't get the part I need. One of the major appliances had recall issues at the time of install. After an outbreak of tornadoes in our area back in 2011 in which the roof over the patio was lifted up and the columns blown out we discovered that is not in accordance with local code which requires anchoring -- there was NONE. The roof pitch was simply resting on the aluminum columns. Never again! Choose wisely folks! Choose wisely!

First of all we started building this house in March 2013. Was told be ready in 6 months, DIDN'T HAPPEN. Ask if we could do away with the seat in the shower in master bathroom, they first said, "no problem." Then few days later they wanted $500.00 more. Window over front door was way out of line, they had to redo the molding. Replace shower door, didn't cut the counter round sink right, so it had to stay like that. Hung the ceiling light, lopsided. Few months later floor in garage started cracking. Now driveway is cracking. This weekend the air cond. went out. I called office, they said, "call the number on the unit," so we did. $175.00 NO WARRANTY. So I called Adams office they said, "1 year on everything." No wonder they call these people COOKIE CUTTERS.
I would not advise anyone to build with these builders. And if you call Better Business Bureau, NEVER AN ANSWER. So take it from a person that has been through it twice. I learned my lesson. They make all the big bucks and laugh all the way to the bank co. A few more years they will be another crash, and the banks will be stuck with more foreclosures. GOOD.

I don't even want to give Adams Homes one star. But this site won't let me submit my review unless I give them at least one star. My Wife and I had our home built by Adams Homes in 2007. We picked our lot because it was high on a large hill but was still relatively flat and had few utilities in or on the property (So we thought). During the selection process we tried to be thorough and ask a lot of questions. "Will this come with the house? Is that standard?" The door knobs they told us were standard. The walk in shower we were told were standard. The fridge and microwave were upgrades. We didn't want that upgrade but we did plan on putting a microwave in. So would they give a credit on the cost of the microwave and just not install the hood. "No they don't do that". "We can install a microwave but it will be an additional $1000".
I said "Wait you won't charge me the difference of a microwave vs. a hood, but you will charge me $1000 for you to do it?" The most expensive microwave I saw at Best Buy or Lowe's was about $200. I am sure as a builder you can get an even better price. So you're going to charge me $1000 for a $100 microwave and the cost of a guy who doesn't even have to be a certified electrician making at most $15 an hour and will probably only take him an hour to install. So you're going to make $885 off me saying "yeah why don't you take care of that?" Sorry no, that's not happening.
We picked the brick and mortar colors. The color of the front door and shutters. We mentioned the grass. We live in the South now. I'm told Bermuda is the way to go, it's much more drought-tolerant. I am told "Bermuda is standard". We begin to sign the final paper work to begin work, when I notice a line about Radon. They cannot be held responsible for the detection of radon after the home is built because you just don't know where it will be an issue. I stopped everything. I had heard of Radon, I knew it was a problem. So, I said "I want to hold off on this right now. I want to do some research".
I look up radon on the U.S. Geological site. Where I find a map of every county in the U.S. which is color coded for the number of radon cases reported. Two adjacent counties were red, ours was orange and we were really close to one of those red counties. So I said "I won't do it unless we can have a radon mitigation system installed". She says "Fine. That's not a problem but it will cost you an additional $2000". I tell them "Fine it's money well spent if we find out later that we do in fact have radon."
I stopped by everyday to monitor the progress of the house every day. Day One I stop by and they have dug up the lot in preparation for putting all the plumbing in and the foundation. They had managed to turn my level lot in to a six foot high hill on the left side of the property. I called the builder and he met me at the site. We discovered that the guys preparing the lot missed one of the markers for the lot and caused them to move more dirt than they needed. Still the builder told me it would be fixed. It never was and construction continued on this hill that I just knew was going to be a problem. A few days after the foundation was poured. I was walking the site and using my imagination and the floor plan, I attempted to identify what pipes and wires were what. The last hole that I was unable to specifically identify I presumed was for the radon mitigation system which was later confirmed by the builder.
Fast forward to the rough-in. The roof is on and all the ply-board has been put up on the outside. As I am walking around the site with the builder I stop in one of the rooms and say "This is a bedroom, right? There is supposed to be a window right here; right?" The look on the builders face confirmed that I was correct. The next day I see the electrician wiring the home. I advise him that he may want to keep the wires low on that wall because they have to install a window that got overlooked. The electrician takes me around and shows me what he is doing and I notice that one of the closets does not have a light like all the others. He informs me. "it's not on the plans.... this room is an office so it doesn't get a light". I say "I am the home owner. This room was never meant to be an office. Put the light in."
Two weeks later I am walking around with the builder again and he points out to me where the "Linen closet" is going to be in the master bathroom. I say "No! that's where the stand up shower is going to go." I pull out my copy of the plans from our visits with the salespeople. "See, right here on the plans it says walk in shower". "No" he says "It's optional and you didn't select it". Well no one told us it was an option. "Look, it doesn't say optional in the diagram. The fire place that says Opt. (optional). The microwave and fridge they say Opt. (optional) but not here. Not in the shower area". Long story short they had to go and jack hammer the foundation and install the plumbing for the stand up shower. They tried to tell me I had to pay for the upgrade. My lawyer convinced them otherwise.
Some time later the house is very close to being completed. They have put the dry wall up and most of the house has been primered. I look in the master bathroom... in that stand up shower and there are a dozen holes in it. Not small ones either. There were a couple the size of nickle. I point it out to the builder and he says "Oh I know a guy who can fix that right up. You'll never even know they were there." After about a year and a half I can identify at least six of the holes as the putty they used continues to shrink i guess and pull away from the shower material.
Our home was finished in November of 2007. May of 2008 we go to put on our A.C. system. It is dual zone, so two A.C. systems. We would hear one of them trying to turn on. It would cycle up then shut down; and then cycle up and then shut down. It would do this sometimes 20 times in a row before it would come on. We called the builder who then called the A.C. guy. "You probably just need more freon. That's pretty common for new homes. Especially if they are built in the winter because it was never tested." He adds the freon. 20 minutes after he left, the A.C. tries to turn on and begins to cycle as above. I call Adams homes again. This time he calls an electrician. The electrician says "It's not electrical. It has to be the A.C. unit".
At this point I am pissed and I can't sleep at night because I am so damn hot. I call Adams Homes and say "I don't care what anyone says I have a ** problem with my A.C. Unit. I want the A.C. guy and I want the electrician both here and no one leaves until I feel cold air coming out of my vents." Everyone shows up the next day. The builder, the A.C. guy and the electrician. After an hour of everyone banging their heads together they come to me and tell me.
"Your A.C. units were wired wrong in the circuit breaker box. Each unit has has three wires. Two of the wires for the downstairs unit were correct, but the third wire was in breaker for the other A.C. unit. And the other A.C. unit was the same. Since they both have different power requirements and different breaker requirements; the unit that required more power wasn't able to come on because one leg went through a breaker that didn't allow enough power to get to it. So the bottom unit couldn't turn on until the upstairs unit need to come on. Then when both were required, they could then both come on."
So now eight years later. After a number of frustrations getting it built. Finding dozens of locations in the house that were never painted. We discovered that the wiring to the microwave was not up to code. It was standard wiring and not specifically wired for a microwave. BTW a microwave should have it's own circuit breaker. It should have different wire and a different breaker. If your builder does not know that.... RUN. Today I am trying to fix a minor issue with my master bath toilet. We have had a problem with the toilet rocking almost the entire time we have been in the house. Today I find out that it was never properly installed. I unscrewed the hold down screw, but the flange was never attached to anything in the foundation. I literally could have just lifted the whole toilet out of it's location.
I will close this rant, but this isn't even all of it. I went into this deal excited that I would finally at the age of 35 have my own home. I have had problems with the house from day one. I still continue to have and find new problems with the house. The write up on this site about this company says that they have been trying to stream line home building. They probably have but the old adage "you get what you pay for" totally applies here. We went with them because they were the cheapest home to build around. I regret purchasing this house from this company just about every day. My personal financial situation does not allow me to just move. I am stuck in a crappy house that I absolutely hate. Do yourself a favor - run don't walk away from this company. If a friend tells you they are having a home built by Adams; strongly encourage them to do some research on the company and if at all possible get out of it.
And as always if they say they are going to do it... get it in writing. Every last thing. The Bermuda grass, the door knobs, and the stand up shower. When you do your walk through BE PICKY. Don't let them tell you "it's unreasonable". At that point you have not bought the house. If it's not what you want make them fix it. Once you sign the contract that P.O.S. is yours.

We purchased an Adams home 2 yrs ago that was built in 1997. Shortly after moving in I began upgrading the plumbing and electric fixtures, and what should have been an easy swap turned into more work to bring the hookups to code. There were no electric boxes behind fixtures, just a hole that someone punched through with a hammer and the wire pulled through. No way to attach a fixture properly and the potential for a short was high. The plumbing was the same way, a hammer was used to put a hole in the wall for the pipe to come out.
The gas line for the stove missed its opening so after what looks like another few whacks with the hammer, it now takes up space in the cabinet next to the stove. The back door is 6" out of alignment with the interior wall making a transition from tile to carpet impossible without an angled edge. I'm sure I will find more poor quality as this upgrade proceeds. After reading the reviews on this site I see the quality has not improved since 1997 and I hope potential consumers are wary, and get involved with the construction of their home if they choose these builders.

DO NOT BUY A HOUSE FROM ADAMS HOMES!!!! We started the process of buying a house with this company around July 2013. We looked at lots and model houses and we finally decided on a lot. We were excited to have our dream house built and our two saleswomen, whose name I am not afraid to mention, ** and ** got us all excited to have an amazing house! Now comes the bad parts: when we were asked to choose the finishings of the house we asked for it to be the exact same as the model house. We did however ask for a few upgrades such as linoleum floors throughout the house and they refused because they said it would take too much time and it would be too much work for the builders because then they would have to make the floor even and that was just too much for them. What!!??? ** told us those were small details we could do after and she would even help us find someone to help us after.
We never heard from her again. We were supposed to have our new house in February, that did not happen. Adams Homes kept telling my dad that they were experiencing delays so the date was pushed back to June. Come June and we still didn't hear from them. The house was finally given to us in NOVEMBER!!!!! From February to November! Are you serious? Whatever, we were just glad to move into our new house. When we came for the walkthrough we came to the worst nightmare ever! This was NOT THE HOUSE WE ASKED FOR! We asked for the exact same house as the model house, how hard is it to follow that? What we got instead is a house that we never ever agreed to! We kept our mouths shut just because what could we do now the house was built. Within a week of being here we had to replace our sink countertop because it was lifting.
The person who came to fix it said "They did a bad job while putting in the first countertop. They must have been in a rush. We then asked if we can change the countertop to a better material, because this was not the same as the model house and it was cheap, he said "We can't do that." Ugh! Literally the next day we had to call the electrician because our sockets weren't working! He also said "They must have been in a rush because these wires are all messed up." Hmm. Again we had to have another worker come out because our kitchen vent is a piece of crap! When that guy came he said "They built this all wrong, they should have made it straight through the ceiling of the house so the smoke has somewhere to go."
The smoke aims directly to useless cabinets above the vent which are now all oily and messed up. And the noise that the vent makes, let's just say I'd rather have the house be full of smoke. During our time here we had carpet, of course because it was too much to have the builders put in linoleum floors (sarcasm very much intended) that had nails sticking out from the floor! My little brother and my dogs kept stepping on these damn nails! We finally decided to take matters into our own hands and remove the hellish carpet they installed. To our huge huge huge surprise we found a massive crack on the floor going from one end of the house to the other and even leading outside. I understand a house has to settle but this is not settling. This is a broken cement floor! I mean come on it's only been 7 months!
When we called the company they said "if you could fit a penny in the crack then it's ok." Well we could fix a whole quarter into it. What does that mean then Adams Homes?? We wanted someone to come out and check it out but they never called us back. Then one day out of the blue someone came along because "he was in the neighborhood" and checked it out, only to tell us there was nothing the company could do, we had to fix it ourself. That is insane! Our microwave then broke too! Our bathroom doors have this huge gap between the door and the floor, let's just say be cautious when using the bathroom here. We can hear it all because of those gaps! The guys, who was in the neighborhood on 6/18, said he would find new doors for us and replace them. We haven't heard back. Our 'decorative shutters' paint is completely gone. It comes off just like tape!
So let's resummarize: We got a completely different house than the one that we asked for, we got a messed up broken house and cheap finishings. We got garbage grass on our lawn that consisted more of patches of dirt than grass, we have no privacy in the bathrooms because of those gaps, and the problems are still ongoing. I hope that whoever is considering Adams Homes really really reconsiders it because it's horrible! Save yourself the trouble and stress. This company should pay for all their 'mistakes' and carelessness. If there are any lawyers or other victims out there that would like to team up against Adams Homes let us know! ADAMS HOMES IS THE WORST!!!

The outside looks pretty and the sales people are smooth, however the company is not willing to keep their word on the promises made. Steer away from Adams!!!

We moved in our home June 2004, we had some storms come through and after about 3 years, we noticed the ceiling in our garage had mold on it, so we went into the attack to investigate the problem. Water had been running into the attack where the garage connects to the house. I called Adams Homes and they came out, they did have roofers come out to fix the problem, so they say. In time, we have the same problem again and my attack is so molded it is disgusting with black mold ! I called Adams Homes, they said it's not their problem, you need to call Bonded Builders, so I did. Well they will not help with this ongoing situation. Before we had closed on our home, we did our walk through and in the back bedroom the outside faucet was inside the bedroom, so we had to wait for them to come out and move it to the outside of the house.
In 2011, we went in the back bedroom to get it ready for some guest when we found we had a water leak in the wall. The piece of pipe the plumber used to extend the faucet to the outside of the house had rusted and cracked, pipe is not going to rust like that in 7 years so that tells me the Plumber used a piece of old pipe he had on his truck. Nobody would help to fix this problem, they all said it was not their problem. I am tired of fighting with Adams Homes!

Builder does not follow their own blueprints (excuse subcontractors mistakes, electrical plan not followed). Time Warner given exclusive to subdivision not disclosed - agent of record will tell you Century Link also available - not true. Adams would rather cover up mistakes rather than fix them (short cut gables - missing bricks - out of square openings. Does not follow up on warranty issues - HVAC - electrical, Had HVAC issue. I was told by bringing in another company I voided my manufacturer warranty (Goodman) not true, any Goodman dealer - distributor can perform warranty work. Adams wants ARS to have exclusive. Items promised but not delivered touch up paint - bathroom wall repair, in general no follow up or follow through on anything. Adams sods front and sides of property's regardless of season knowing full well sod will die if placed after November. Buyer's problem. All same windows have different dimensions when measuring for blinds? Out of square rough openings (bad framing). In general this company will not do what is right for customers after they receive payment.

Adams Homes offered us a choice of vacant lots that they owned. After voluntarily switching, we were approved to move to smaller but better located lot. We were then told to move back to the original lot because they just realized that the lot that they offered and we signed a contract on was too expensive. The GM admitted to the mistake and quickly helped us find a lot that similarly met our needs.
As we neared the January closing date, we were informed that the appraisal came in almost $18,000 less than the contracted sales price. They immediately advised us switch to a different lender and attempt to obtain a different type of loan.
Later we discovered that this was most likely done because the appraisal done for the original loan type would be attached to the property for 6 months. When opted not to apply for the other loan type (because of the large increase in the amount we would need for a down payment), Adams Homes attempted to have the appraisal expunged or deemed deficient. I was told, from talking directly with the government entity that handles these loan types, that there were no grounds for the dismissal of the appraisal and that the attempts to do so were futile. After 12 days of limited response, we were finally told that there were three options:
1) Adams Homes could adjust the sales price to meet the appraisal value (they were unwilling to do so).2) We could split the difference and bring an additional $9,000 to closing (we were unable to do that).
3) We could sign a release and be release from the sales agreement.
When Adams Homes saw that we were not able or willing to have negative equity in the home from the onset, they offered to lower the sales price $10,000, still leaving more than $7,000 that we did not have and were unable to come up with at that time. We were eventually sent the release documentation which we promptly signed and returned, ending the 9-month ordeal. We were told that we would have our deposit returned within 21 days. We were very dissatisfied with the seemingly preventable delays and the manner in which resolutions to the problems were achieved. We believe there should have been more due diligence on the front end of this process that could have forecast the fact that this structure at this location would most likely not appraise for the asking price. That could/would have prevented an entire family of 6 from becoming emotionally invested in this process only for it to be terminated over what is arguably a minute decrease in profit for a large company.

I bought a 2006 Cavilier Camper from Mr.Adam himself in March of 2011. I took a loan out with Tower Loan to pay for it. I am actually paying $6110 for a $3100 camper.
At first, we couldn't get the hot water to work. We went back to Adam’s; asked them if they knew why, and they didn't. We then had to call an outside source to come fix something that the Adam Home Center workers should have done. They had blocked off the lines.
Four months later, our camper is no good due to the lack of care, or simply just not checking all the equipment before putting it on market. The floors and walls in the far end have rotted and are covered in black mold.
It is obvious they knew about it because the rug in front of the toilet had been cut out; a 3/4 inch plywood has been put down (by someone other than us), and the rest of the area was mush.

lost on our newly-built home Aug 15, 2008. Our family was is great health. Slowly our respiratory illnesses started to occur and got severely worse up until Dec 11, 2009 when we fled out home due to an allergic reaction I experienced that inhibited my breathing. We are now involved in a huge battle between the homeowner's insurance, the lawyers, and the mortgage company that we recently stopped paying because affording 2 different households for the past 6 months has now drained our savings account. The insurance company is blaming the builder for structural damage that led up to the mold growth, so we get nothing for even inconvenience expenses.
Myself and my son have had to have major sinus surgeries due to chronic sinusitis and allergic rhinitis. My 19 month old daughter just got out of the hospital last week for a bout with pneumonia, and now has a spot on her lung that doctors are currently monitoring and will possibly have to undergo an bronchoscopy for a biopsy. We are now in debt because we could not take any of our belongings due to the risk of cross-contamination. This has truly ruined out lives and our health up to this point, and I don't know what it takes for these careless builders to understand that this is serious. Unfortunately, I believe that the drive for money has rendered them professionally "useless" for building a quality home with a builder that you can trust. I am sickened that they are getting away with damaging people's lives like this. We were first time homeowners and this experience has been worse than anything I have ever experienced in my life.
Now the only thing we have is a lawyer that says we may not see the first court date for 2 years, piles of medical bills (exceeding $100,000.00, $200.00+ a month in medicine, an empty savings account, an apartment life with our children that used to have a backyard to play on their very own swing set. God only knows how much in attorney's fees, and doors slamming shut in our faces as if were were at fault for simply wanting to be homeowners and have a nice home to raise our family in. Isn't that the American dream? Well, ours turned into a nightmare, literally overnight. No one should ever have to go through these horrible things. No longer able to afford our mortgage payment. Credit damaged. Chronic health problems. Nothing has been done on builder's part to even evaluate the damage. We no longer have a solid amount of money in our savings account. Homeowner's insurance company dropping us. Ongoing attorney's fees, mental and emotional distress.

I don't know if you can help me, but my mother is literally being harassed by Adams Homes. My mother is 68 years old and suffers from high blood pressure and diabetes. This unneccesary stress being caused by Adams Homes has caused her blood pressure to rise to the point that we had to take her to her doctor and she had to raise her blood pressure medications to the maximum limit.
My sister and I have contacted Adams Homes and have been treated very rudely, by both employees and the General Manager. The basics of my complaint are that my mother signed a contract and gave a $1,000.00 deposit to purchase a new Adams Home, but because my mother was unable to sell her house, she was released from the contract via a certified letter from Adams Homes on 11/20/07, which states:
"In searching through our files, we realized that you have been release from your contract and we need to send you the earnest deposit back to you. May this letter serve as cancellation of our Contract of Sale and Purchase for the above referenced property."
On 12/31/07, my mother received another certified letter from Adams Homes saying that she was being given a "OFFICIAL 72 HOUR NOTICE TO CLOSE". Upon receipt of this my mother became very upset, so I called Adams Homes to let them know that this was a mistake, and I was treated rudely. I then sent certified letters, (see copy below), to Mr. Duane Godwin, General Manager, and Mr. Wayne Adams, Owner, explaining the situation. I have since had no response, so my sister called Mr. Godwin yesterday and was treated very rudely.

Ms Soller and I entered into a sales agreement contract on or about 8/24/03. Ms. Soller was informed that I currently have an Adams Home and I would purchase another home in the same subdivision. (Villages Of Westland) Myself, and the Realtor for Jaguar Realty that the home would be listed on the MLS and for sale signs would be distributed around the community also told Ms Soller.
Sadly to say Ms. Soller has been interfering with the sale of my home by offering Elizabeth Austin who was a potential buyer and associate that if she bought a home thru Adams Homes that she would reduce $5000.00 off the price of the lot she was buying. Ms. Austin was immediately deterred in purchasing my home located at the address above, and signed a contract with Ms. Soller. About three weeks ago the Realtor advised me that a woman was interested in my home and would be coming to view the home. A week went by and I found out that the Adams home Sales agent Jeannie Soller offered a spec home to her that would be ready sometime in March.
At this time Mrs. Christie Robinson had advised Ms. Soller that she was interested in purchasing my home and was only coming by to compare pricing. Ms. Soller told Christie that her house was $2000 less then mine and that she would not want to buy those peoples house. She also told her that the association was going to put a community pool next door to my house and they were going to be loud people hanging out. This is an outrage since I am purchasing another home thru Adams and would think she would want me to sell my home so that we can purchase the new one. It would be greatly appreciated if someone would investigate this matter.
