My wife and I purchased our phone back on December 29th, we could be more happy with our decision. Abby Glenn is a fantastic neighborhood that Adams Homes builds in, we love the home and could not ask for a better experience, we worked with Stefani ** who did an outstanding job for us, she's very professional, down to earth, and a decent human being. We love working with her. It was very fast and easy for the whole process, from getting financing to actual move in. Again, if you are looking for a home to purchase in a nice location in Dade City Abby Glen is the place to buy. Many thanks Stefani for helping us make the correct decision.

Please reconsider purchasing a home built by Adams Homes, or at the very least, make sure you obtain your own independent appraisal from an appraiser who has no affiliation with the builder. I closed on my brand-new home on January 30, 2026. During my final walkthrough with Rick, the superintendent, I tested the range by turning it on, but I did not test the oven. I was encouraged multiple times during the walkthrough to be sure to call Whirlpool after closing to register the appliance warranties. After moving in on January 31, I used the oven for the first time on February 3 to prepare a seafood broil. I preheated the oven to 350 degrees. Once it reached temperature, it beeped and displayed an error code: ERR / EO / F3. After researching the code, I learned it may indicate faulty wiring. I tried turning the breaker off and back on as suggested, but the issue remained.
I contacted Adams Homes immediately, hoping they would replace the range in good faith since I had only been living in the home for four days. Rick visited and informed me that because I am now the homeowner, Adams could not assist and that I needed to contact Whirlpool directly using the warranty information provided in the black folder. After a long wait, I reached Whirlpool and was told that a technician must inspect the appliance before any replacement can be considered. The earliest available appointment is one week out. If the range cannot be repaired, I may then have to wait additional time for a replacement, meaning I could be without a working oven for weeks in a brand-new home.
This situation should not occur in a newly constructed home with “brand-new” appliances. A simple good-faith replacement would have resolved the issue quickly and demonstrated customer care. Instead, I was redirected to the manufacturer only days after closing. The treatment after purchase has been disappointing. Builders should stand behind the quality of what they install in their homes, especially within the first week of occupancy. Buyers should carefully research, read reviews, and consider working with builders who prioritize customer support even after closing.

Adams Builders provided a professional and supportive experience throughout the process of purchasing a completed home. From the outset, their team was communicative, transparent, and responsive, which helped make a complex transaction feel more manageable. I am particularly grateful for their willingness to extend and honor builder incentives, even though circumstances ultimately required me to use an outside lender. That flexibility demonstrated a customer-focused approach and a level of integrity that I truly appreciated.
Throughout the purchase process, Adams Builders showed professionalism, respect, and a genuine commitment to doing what was right for their clients. While any home purchase can involve follow-up items, I felt that concerns were taken seriously and handled appropriately. Overall, I appreciate the care and effort shown by the Adams Builders team and would recommend them to others looking to purchase a quality home from a builder who values integrity and client experience.

The only reason they get a star is because of the salesperson who has tried to help. We were told to sign off on the final walk-through and the few things would be fixed. They were not and have not been. The yard is junk, and I was told it was sodded. It wasn’t. The closet organizers have ripped out of the wall, closing personal items to break. None of the wall shelves are in a stud, just in the drywall. Walls are uneven, toilets or not level and painting was done by a bunch of preschoolers. Promises upon promises and nothing! This is already a nightmare and we are only a few months in.

Not sure if this is a common problem with newer american houses since this is my first home, but purchased in late 2023 and let me just say for nearly $400k, quality control should be a higher priority for this company than it is. There’s no excuse for the subpar quality homes they’re putting up and obviously cutting corners in the process. It costs these builders no more than half to build. Based on my experience and experience of others it seems that they are building the cheapest presentable home possible with a few good features, knowing things will start to fall apart quickly after purchase, forget staying in strong condition for 20-30 years..
Where are the honest builders that prioritize quality reputation and longevity, without cutting corners. I’ve attached a few pictures of how the house in almost every corner is splitting at the seams. I’ve done nothing to cause this I don’t even have children. The cabinets are also peeling and just not holding up as I would have expected at just year 2, I am concerned for what else will fall apart by year 5. I am disappointed and expect better from home building quality. People are working hard to be able to afford these inflated ass homes, we deserve better. This has me so annoyed I’m considering learning to become a builder so I can compete and prioritize quality because this company and many others obviously are not. And the profit is there so there are no excuses not to. Do better. Stop cutting corners on labor, materials and QC. It’s really a shame.

Review for Adams Homes – Ocala, FL. Our experience with Adams Homes has been extremely disappointing, and at this point, deeply concerning. It has now been over 14 months since A2Z Home Inspector LLC submitted our 11‑month inspection report on September 30, 2024 for our home at **. Despite repeated follow‑ups, only three items from that report have been addressed. The majority of issues remain unresolved with no clear timeline or accountability. This level of delay is unacceptable. Adams Homes is contractually responsible for correcting all issues identified before the one‑year mark, yet they have failed to meet that obligation. The lack of timely action has caused significant stress and disruption to our household.
To make matters worse, the septic system issue reported on May 11, 2025 is still not fixed. Marion Septic’s inspection on May 12 claimed that the NOR water filtration system was overloading the septic tank and drain field, but this is completely incorrect. Our water filtration system drain is not connected to the septic system at all. The only system tied to the septic is a Kinetico K5 under‑sink unit, which uses approximately 1 gallon of water per gallon filtered—roughly 2–3 gallons per day. This misinformation has delayed proper diagnosis and repair, leaving us with a problem that directly affects essential daily use of our home. Below are the outstanding issues that Adams Homes has still not addressed:
Front Entry Door• Exterior light visible through door frame, allowing outdoor elements to enter
• Missing weatherstripping needed for a proper seal
Stucco• Dark staining on exterior stucco (patio enclosure, around window and door)
• Needs evaluation by a qualified contractor
Exterior Lighting• All exterior coach lights installed crooked and require adjustment
Garage• Large crack in corner of garage wall
• Holes and gaps that need sealing
• Exterior light visible through framing at top of 2x6
HVAC / AC Unit• AC compressor pad not level, risking shortened motor life
• Compressor makes loud, unusual noises at startup/shutdown
• Requires evaluation by HVAC contractor
Kitchen Flooring• Damaged grout lines, including one continuous 15–20 ft section
• Possible missing underlayment beneath tile
• Needs professional assessment and repair
Guest Bathroom• Fiberglass shower/tub panels installed unevenly with large gaps
• High risk of water infiltration and moisture damage
• Requires repair or replacement
Master Bathroom• Missing/damaged grout around shower drain and shower head base
• Cracked tile near toilet
• Requires re‑grouting and tile replacement
Bedroom 3• Evidence of past leak; stains visible on baseboard
• Baseboard/drywall never removed to confirm absence of mold
• Requires proper removal and replacement of affected materials
After more than a year of waiting, it is clear that Adams Homes has not taken their warranty obligations seriously. Homeowners deserve better than being ignored, delayed, and left with unresolved structural and functional issues. I hope this review encourages Adams Homes to finally take responsibility and address these long‑overdue repairs.

I purchased my home in May of 2024. Within that time frame we had issues with side paneling falling off the home on several occasions in different locations on the home. They did address these because it was with the first year of purchase. A little over the first year of purchase we experienced nail pops in the ceiling and walls a great amount for a new construction. The door framing in the home is so horrible. Most of my doors with not close, or stay open. I told Adams and they refuse to address these issues. A lot of the other homeowners are complaining of same issue.

Very unhappy with this builder. We put down $1,000.00 to "hold" a house during the construction phase. We did not sell our house, therefore could not go through with the purchase. The lot was not level, which was a problem with many of the house sites in that area of building. Water run off in the front of the house. They never told us the $1,000.00 was not refundable. It is not. Please do your research. We lost the $1,000.00 because we did not fully vet this builder.

I give Adams Home a rating of "ZERO." They want a Thousand dollars from you, contract is very long, but in their interest only pertaining to company. Such as signing up with septic service for one year with their person of choice and upon completion of year follow up with building Department by paying yearly fee. Yearly fees for what? People are running away from HOA's. Overprice house and have or want you to sign an addendum to pay difference at closing. If any Monies are owed to building of home, you will be responsible. They charge for garage remotes. This company plays games with people and is not straight/forthcoming. They need to change their ways. They also change their realtors like drinking coffee. This company is a fraud and the government should protect consumers.

Terrible builder. Were not vary from their plans. They do things their way and will not accept your opinion. One incident replace air conditioning right behind master bedroom when told not to. Terrible finish work. Convertible sales relations. Promise the Moon by salesmen but only received minimal support from builder. Drywall work was horrible. Finish carpentry was terrible. Was lie to by general manager and sales agent all along the way. How am I supposed to be ready in August. Was not ready till almost December. General manager told me, "If you want a custom-built home go somewhere else." They do not do custom work and what you see is what you get. He said, "We are not a custom builder," over and over again stating they only build a moderate home and nothing special.
We had a ant problem because they built on a ant Hill area. We told them that we needed to be treated and he brought Raid and sprayed instead of having a professional come and do it. Do not believe a word they say. They will not compromise what they do and what they do is very bad. Building supervisor has no control of his crews and they do as they please when they please.

I purchased an Adams Home in March 2023 in Florida. Here is my situation in October 2025: During a routine semi-annual maintenance check of my HVAC system, mold was discovered in ductwork, air handler and along the wall. The install of the HVAC system was done shoddily 3 years ago when the home was built, per the HVAC company I hired. The mold discovered was a result of static pressure, poor ducts and unsealed ducts. The A/C unit was also considered not large enough for the square footage of the house. A 3.5 ton unit should have been installed versus a 3.0 ton. Unfortunately, I had to contract to have all ductwork replaced, new 3.5 ton A/C unit and air handler installed. The warranty for the system expired so I am now owing tens of thousands of dollars to replace an HVAC sytem that I paid for less than 3 years ago. The 3 ton A/C unit was fine, just too small for the house.
On a second note, whenever it rains, there is a swamp between my home and neighbors on both sides. Adams homes did a sub-pa (poor) job in grading when preparing the lot. I have attempted to alleviate the situation, short of installing a French Drain. If you are considering an Adams Home, please consider my input. There are more issues that I have that include sloppy painting, water heater missing a pan on the floor and flashing around air vents, but those are for another time.

As a first-time homebuyer, I had an extremely disappointing experience with Adams Homes. After signing the contract in April and providing a deposit, I expected progress on my home. However, by October, the foundation still hadn’t been poured despite being given three specific pour dates. Each delay was blamed on “permitting issues,” but I later learned the company was waiting for a check from their home office to cover permit costs. To make matters worse, every time I spoke with someone at the office, I was given a different story, adding to the confusion and frustration. When I tried to escalate the issue, the regional manager refused to speak with me directly, insisting I write an email to the branch manager to be forwarded to him, further delaying resolution.
Meanwhile, Adams Homes was actively building other homes in the same neighborhood, leaving mine neglected. I also learned that a friend faced the same issues with Adams Homes in a different development, suggesting a pattern of poor management. After all this, the company initially refused to release me from the contract and, even when they finally did, they retained my deposit, adding financial insult to injury. The lack of transparency, inconsistent communication, and constant runaround made this process incredibly stressful. I strongly advise against working with Adams Homes due to their poor communication, unreliable service, and unfair business practices.

Title: Very disappointing experience with Adams Homes Construction. I purchased an Adams Homes property in Ocala, Florida (Brookhaven community), and what seemed like a dream home turned into a nightmare. After moving in, we discovered serious soil erosion and foundation issues — the ground under our home has collapsed, leaving visible gaps and cracks. We contacted the builder and their warranty company (Maverick), but both have refused to take responsibility, saying the issue is not covered, even though the damage clearly came from poor soil preparation during construction.
We’ve had engineering reports and county inspectors confirm the ground was not properly compacted before the home was built. If you’re planning to buy a home from Adams Homes, get an independent inspection of the lot and foundation before signing anything. This experience has been extremely stressful and disappointing, and I would never buy another home from them. 📹 Video evidence: Watch here. This video shows the actual depth and erosion under the house foundation at **, Ocala, FL.

If I could give them zero stars, I would. I would never recommend this company to anyone considering buying a new build. They cut corners at every stage of construction—materials were cheap, workmanship was sloppy, and attention to detail was nonexistent. Problems started showing up almost immediately after we moved in, from having to have our entire master bath rebuilt, to over an inch gaps in the landing of the stairs, cracks on the foundation of the home, having our brand new HVAC system rebuilt within a week of living here. To then it not working properly for an entire year and getting gaslit by them and their crappy contractors.
What makes it worse is their complete lack of accountability. Their customer service is awful. They do not answer calls, ignore emails, and refuse to follow through on warranty claims. It’s been impossible to get anyone to take responsibility for the issues, let alone fix them. Buying a home is supposed to be exciting, but this company turned it into a nightmare. If you value quality, integrity, and peace of mind, stay far away from them. I truly mean it.

We were looking for a house that was turnkey for our daughter. The neighborhood that she now lives in is very safe and comfortable for her. The house matches her vibe and is the perfect size for her to grow into over the years. The house is also priced very well. The details in this house and customization are amazing. I can see this house going up in value over the next few years, not only because of the quality work but the neighborhood that it is located. We also had the most amazing realtor, Natalie **. I looked at many other homes and because of our realtor, she is the one who sealed the deal. From the beginning to closing, it was a great experience. Even after the close, the team has been very responsive and helpful with questions and even taken care a few minor repairs needed in a timely/prompt fashion. I highly recommend Adams Homes.

Updated on 10/14/2025: I closed on my new Adams Homes house in August 2025, and before I even moved in, my home flooded due to a major plumbing error (the plumber capped the wrong drain line behind my washer, which caused the entire washer load to dump inside my walls and across my kitchen, laundry room, and garage). When I reached out for help, my builder Louie and his supervisor promised to come inspect multiple times but never showed up.
The plumber that Adams Homes had sent became hostile, accused me of causing the issue, and falsely told me that “clean water won’t mold or mildew.” No one from Adams Homes provided any assistance. Luckily my neighbors brought industrial fans, and I had to open my own wall and run dehumidifiers for days. This disaster delayed my move-in, cost me time and money, and caused significant stress. The complete lack of accountability and customer care has destroyed my trust in this company.
What made this experience worse was the complete lack of follow-up afterward. No one from Adams Homes ever checked on the damage, followed up on my situation, or ensured that proper remediation was done. I was repeatedly promised inspections that never happened and left to handle everything on my own. For a brand-new home, this is unacceptable. Adams Homes has shown zero regard for their customers once the sale is complete.
Original Review: Unfortunately I’ve recently closed on an Adams home. I will warn you that their “realtors” are inept at communication at best and unethical at worst. Lack of quality and pressure to buy on a place that I was contracted into. Lies and withholding information about the area. Unfortunately I lack any prior knowledge of home ownership so only now after talking to some other new homeowners and I realizing my experience is due to this company and not the norm.

We purchased a brand new build in Palm Bay Florida 2/2025. Buying process was excellent. We have lived here for 6 months and the last 2 months we have started having septic issues. It has been such a hassle dealing with the warranty representative and getting someone out timely. We currently have sewage backing up in the toilets and sink. Our house smells awful and we are unable to use the restroom because our toilets won’t flush. We are unable to reach anyone on the weekend to help us. We are so frustrated and seeking an attorney at this point. What we thought was our dream home has now become a nightmare. Reviewed June 30, 2025
I am writing this in hopes that anyone interested in purchasing an Adams Homes house sees it and can benefit from our situations. One - the install on our HVAC system was done incorrectly and only 3 years in this home, we are having to replace the entire system, because it is covered in mold. The A/C unit is also inadequate for the square footage of this house. At MINIMUM we should have a 3.5 ton; by professional HVAC standards we should have a 5 ton. They installed a 3-ton and then botched the duct installation. Now we are looking at a $45,000 price tag to replace the ductwork and get an appropriate-sized A/C - as well as throwing away a perfectly good 3-year old, 3-ton A/C unit. It wasn't adequate, but it did the best it could, until we realized how overworked it was.
The builder warranty only covers systems for 2 years, and although I still filed a claim against the warranty, we are not holding onto any hope that Adams Homes will care or cover their mistakes. All this was found out because the concrete pad outside has been sinking since day one and we called our AC company to come quote us on pouring a new one. We noticed the sinking pad during our walk-through and put it on the list - they told us they fixed it, but what they did was lay down new sod on one side to make it look like it was level. When the A/C company came out to quote us, that's when we learned we have the wrong size A/C unit for our home - its not even close. We asked them to inspect the ductwork for us as a favor, and that's when the mold was discovered.
Two - After we finish dealing with replacing the HVAC system, we are going to have a full electrical system check done. A power surge in broad daylight, outlets that randomly stop working, and same-circuit lights/outlets working/not working went from being one minor thing to adding up to "all these are probably related." There was either another bad install, below-standard/faulty equipment used, or both. The unlabeled electrical box at our walk-through should have been our first clue that things needed to be further inspected, but the lights and outlets we tested that day worked, so it wasn't something we thought about until it was a done deal.
When you do your walk through, ask questions about what you can't see. Insulation, brand names, country of manufacture, measurements. Better yet - HIRE AN INSPECTOR to do your walk through with you, and get over to the house as its being built on random days. Take pictures for professionals that can answer questions about what you are getting. Review your home policy and make sure you are installing specific things that can get you dropped or denied.
Three - the grading of the lots in our development are terrible, and water runs too quickly from yard to yard in high volumes, as it is trying to make its way to the sewers. The lower half of our yard is always swampy - it never fully dries out. We have replaced the sod on that side of the house twice and have given up. By county laws and HOA rules, we are not allowed to change the grading ourselves or install things like French drains, so we truly have no LEGAL recourse. And even if we did change the grading, it would only make our neighbor's yard worse, and in good conscience, we won't do that to them. Grading is not warrantied by Adams Homes, so if you even suspect the grading of the lots look like something you don't want to deal with, move on.
Do not be afraid to walk away from Adams Homes - I am beginning to wish that we did. Yes, we love our home overall, but in hindsight, I would have walked away from all of this. If you like what you see, do not be lulled into a false sense of "its brand new, so nothing is wrong with it." Do not assume that installs are being done correctly, especially in a new development where crews are slamming out homes. Demand ABOVE-STANDARD quality - Adams prices are competitive because they use products whose qualities just meet the most minimum of codes/standards, so just know you will be replacing things within a few years, and that will cost you way more than mortgaging a higher-priced home across the street that has upgrades.
Your walk-through. Do not let the person Adams assigns to you talk you in or out of anything that you want on that list. They are trained to continue to sell you. They will joke and laugh with you and don't fall for it. Force them to be all-business and bring extra papers with you. Put anything on that list you want changed and do not let that person tell you it is unreasonable. And do not them "make the change real quick right now." That is not the purpose of this walk-through, but they will try. They will pull out their screwdriver and then call it done. NO. It goes on the list. Then when you go back for your follow-up, check every item again. Bring your own level, outlet testers, monitors, bring it all. Spend all day there if you have to. Let your inspector do it too. If one thing is not fixed to your satisfaction, DO NOT SIGN THAT IT IS.
The man that did our walk-through "Mike" actually said that our float switch pipe on the A/C unit was not set up the right way and moved it. Four days later, after moving in, our condensate line was backed up, the A/C was dead and our living room was flooded. When the A/C technician came out, they said the float switch pipe had gotten moved - and put it back in its original position. Our ADAMS HOMES person caused that problem for us, 100%, less than a week after moving in. Do not let that person touch ANYTHING in your home - document what you think is wrong and let Adams handle it with a professional.
And last but not least, if you can get your hands on an extended-warranty somehow, before you close, do it. The warranty that Adams Homes offers is only good for 2-years on systems and 10-years on foundations. So about the time you actually realize you have mold in your ductwork or that each small thing that is wrong adds up to one big problem, you are outside of the warranty time period and you're on your own. Get one that is comprehensive and actually covers you appropriately, and pop for a mold add-on to your insurance policy. Believe me, if you end up needing it, its worth having. The builder warranty is designed to cover THEM, not YOU. Adams Homes should be embarrassed at what they have done. Good luck to you.

Don't trust the A+ rating on BBB of this dishonest and uncaring company. Communication: 1/5. Reliability: 1/5. Trustworthiness: 1/5. Customer Service: 1/5. We bought a new build in AL, and the kitchen island cabinet was installed incorrectly and broke the water line, which led to water/black mold under floorboards and cabinet walls. Their warranty states AH will repair issues “of substantial nonconformity,” so we notified them immediately.
Over the next four weeks, AH slow-walked repairs, requiring constant calls and emails to schedule technicians. We had to stay in a hotel while constantly traveling back and forth to the house for repairmen that routinely never showed up. When my wife initially expressed concern about the black mold, the AH production manager dismissed the concern and called the hotel stay an “overreaction”, stated “I know it’s because you’re a new mom,” and said his own children grew up in an older home that likely had black mold, so we shouldn’t worry about it.
After a month, the black mold was gone and our sink functioned, but it took two more months to repair secondary effects, like drywall, sheet rock, etc. When we asked for a refund of our hotel costs (what else would you do with two toddlers in a black mold house?), they denied it and barely offered an apology, claiming they responded to the issue as quickly as possible.
Even with BBB arbitration, AH claimed they had “no contractual or legal obligation to [repair/replace the cabinet, flooring, and water line], as opposed to patching the 6’’ x 6’’ portion of the wood where mold was present.” However, the text of their own warranty denies this, and when questioned on the duplicity, AH did not respond.
AH is terrible at responding to repair requests. We have lived here nine months and stuff like unaligned doors still aren’t fixed. They are not transparent, responsive, reliable, or trustworthy. They can’t even be held to the text of their own warranty document. I can’t underscore it enough – do not buy from Adams Homes!

Living in Florida great pain is taken to try and make them "hurricane" proof! They make the walls cement block and the roof good for 125 MPH. But they attach cheap roof vents. Recently, we stayed through Hurricane Milton. No damage to the exterior but the interior was soaked because of cheap roof vents. The problem is Adams knew they were cheap, but didn't install better ones. Then they insist they don't cover the damage because it's a hurricane? If I had to do it over, I'd buy from a different builder. At no time did Adams state that the roof vents were no good in a hurricane and installed shoddy ones. I think an attorney could have a ball with this one.

Everything started out fine, then 2 years into my homeownership my roof started leaking. Insurance adjuster states that there is no damage to roof, but poor sealing around roof vents is evident. Adams Homes was informed and said they don’t have any responsibility over that because their 1-year warranty is up.
