How does Compass work?

Compass works with both buyers and sellers in the real estate space. The company’s buyer’s agents assist customers looking to purchase a property. In this capacity agents do everything from sharing relevant listings to guiding customers through the buying process from start to finish.

Its listing agents represent customers who are the sellers in a real estate transaction. One notable feature of Compass is its Concierge program, which provides interest-free money upfront for services that can improve the value of your home. These may include the following:

You can work with your Compass agent to figure out which services would increase your home value most and budget for the work. You then pay Compass back once your home sells, your end your listing agreement or 12 months pass.

    My experience with Compass Real Estate in San Francisco, specifically with realtor Daryl **, was nothing short of a nightmare. From start to finish, the level of unprofessionalism was astonishing and left me regretting my decision to work with this agency. The most shocking issue was the state in which the property was left—garbage and debris were scattered everywhere, showing complete disregard for basic standards of cleanliness and care. This alone spoke volumes about their lack of attention to detail.

    However, the problems didn’t stop there. Communication was a constant struggle. Calls and messages were often ignored, and when I did receive responses, they were vague, dismissive, or incredibly delayed. I felt more like an inconvenience than a valued client. Any questions or concerns I raised were met with minimal effort or avoided altogether, which only amplified my frustration.

    The lack of transparency and professionalism eroded any trust I had in the process. Instead of feeling supported and confident, I felt stressed, overwhelmed, and repeatedly let down. Working with a real estate agent should mean peace of mind, but this experience brought nothing but headaches and disappointment. If you’re looking for a realtor who prioritizes customer service, communication, and professionalism, I strongly advise against choosing Compass Real Estate and Daryl Chew. I would not wish this kind of service on anyone.

    I believe Compass Real Estate NYC is a scam. I was communicating with a "real estate agent" by the name of Brandon via WhatsApp regarding a rent stabilized apartment in Manhattan and first he wanted a $180 application fee, then $1,000 security deposit and then a $500 key hold. He kept giving me different Zelle accounts to send the funds to. My bank put holds on each of them which as it turns out were accounts listed as probable fraud accounts. I was assured that each of these deposits was fully refundable. When I pulled out of the deal I was told to contact Compass Real Estate which now wants me send $350 before they will send my money back. These are bad people.

      We recently had a very unfortunate experience with Compass real estate agent Jeffrey **. Before joining Compass, he represented us in the purchase of a property. Unfortunately, he intentionally misrepresented information about the property to expedite the sale. Years later, we're still dealing with the consequences of his deceptive actions. Despite our attempts to resolve these issues, Compass has been unresponsive and unwilling to take responsibility for their agent's misconduct. When we contacted Mr. ** directly, he became aggressive and even threatened legal action. It's disheartening to see a company like Compass turn a blind eye to such serious allegations. We urge potential homebuyers to be cautious and avoid working with Compass or Jeffrey **. Their negligence could cost you thousands of dollars and cause significant stress.

      My Experience with Compass was quite different from these other reviews, I started my home search with a Compass Agent I met via Zillow, I liked Jacob immediately and ended up working with him for several months. There were some gaps as this was during the winter months, holidays and vacations, this being said, I stuck with J and searched many homes, ones I loved but decided I could not afford. A couple I had put an offer in but got cold feet and pulled out, I could tell my Agent was losing patience with me, as he needed to make a sale and had not had one in many months.

      So I was fed a bunch of hogwash over what was really wrong with this home and costs associated to correct. I believed him and the seller to a fault, (the seller got away with murder.) I was also in need of getting out of a bad living situation. A change which needed to happen sooner than later. Jacob was aware of this. He used this information to his advantage. This was total failure to disclose issues, these were critical issues (foundation and structure) but the inspectors who were recommended by my Agent, less over the neighborhood, not needing AC, trees causing serious foundation issues, The garage, roof, things that would cost me only a few thousand and the world would be right. The inspector, the engineer who checked out the garage (no structure issues)?

      The Mortgage person, all friends of my agent, again I trusted them since I trusted my agent, It was not a smooth closing in fact anything but, Unfortunately I did end up fully purchasing and it has been a nightmare since day one, fence, crawlspace, garage, HVAC, hot water heater, having trees removed, terrible neighborhood. NOW severe foundation issues, with both the home and garage, on top of the $18k already spend, I am looking at $40k plus to repair the foundations in both home and garage (just 4 months into this home). Shame on me, for not vetting better, for not trusting my gut and friends, whom I shared the inspection report with, and all informed me to back out, of course, Jacob had something to say about this. I considered Jacob a friend after so many months working together. Man was I wrong.

      I did speak with Jeff **, (what a gem) the Sales manager at Compass in DTC. Jeff at first appeared open and willing to listen to how this purchase went down, everything that happened which was both unprofessional and unethical. Jeff listened to what I had to say and basically responded that (he is a former attorney) okay, impressed or intimidated? Jeff cut me off, told me “I got a great deal on a home”?? He also sent me a copy of the inspection report (duh never saw that before) and to “take these matters up with the inspector”??

      Compass is just a large Corporation, publicly traded with one goal, and that is to sell homes, regardless of how these sales happen, they are free of accountability or responsible for a sale gone bad. Oh, Mr. ** did mention that they will “use my experience as a training tool to better equip Compass agents in the field”? All very confusing. I feel violated and defeated by this experience and will be speaking with legal counsel.

      LOL, so I just had the most surreal and unprofessional experience from Compass. I was browsing condos near me while on vacation in Hawaii, and saw one listing I was interested in taking a look. So I naively clicked the "request a tour" button on Zillow.com. Lo and behold, some agent who's not the listing agent calls and says I need to sign a buyer's broker agreement. OK, NAR settlement and all that, I understand no one wants to waste his time. Sure, but I am not signing a piece of paper which says I am on the hook for 3% for any Hawaii purchase with someone I've never met, simply because he called me for one listing I happen to want to see, ok?

      In any case, I don't NEED a buyer agent, right? So I looked at the listing again, and called the listing agent and left a message and said I want to take a look at your listing. Literally in the next 2 hours, the original agent leaves a message (cell connection is spotty on the island) and says (a) they all know each other, (b) the other agent is now going to work with me (LOL, I didn't want to work with the other guy, I am asking the listing agent to show a listing to me as a buyer, which, by his duty to his seller client, he IS REQUIRED TO SHOW as it's his responsibility), (c) he's not interested in working with me anymore (ok no problem), and (d) I will not be allowed to see the property without the buyer agent agreement in place (LOL, since when is it a REQUIREMENT for a buyer to have a broker?).

      LOL, it turns out they are both Compass agents and looking out for each other, instead of the seller or buyer. I guess he might even be the listing agent's boss as he held himself out to be the founder of Compass on Hawaii or some such. Well, he also said the seller is paying the buying broker on this listing anyway, so I am confused why Compass cares whether I use a broker or not. As far as I know, if seller is paying the buyer broker in listing contract and there is no buyer broker, then the listing agency Compass pockets the whole 6% commission anyway. But I frankly don't care as I just have bad experiences using a buyer broker I don't know, assigned randomly by some website, so I'd like to see places myself first.

      In any case, it seems Compass in this case is (a) SCREWING THEIR SELLER CLIENT by refusing to show a potential buyer the unit for sale, and (b) it seems also for petty reasons since they will make the whole commission whether I use them as buyer broker or not. To think I almost listed my own home for sale 5 years ago with a Compass agent on the east coast, this experience certainly gives me pause as to how they work. If I were selling my house, I would definitely not want them to NOT SHOW it to a potential buyer simply the buyer doesn't care to use them as their buyer broker.

      I'm in remodeling business of condos so I'm dealing with agents all the time. Worst agent that I had to have a business with is Brian **.. Do not recommend him at all. Poor quality, lack of giving information about the condo. He used a regular lockbox, not approved lockboxes that agents uses, and someone broken in into that lockbox got the key to our new condo. With all the stress of moving, we had to bring a locksmith to replace the lock.

      Brian did NOT pay for the coast even it was his fault using a regular lockbox. He give us a garage opener which didn't work and we had to get a new one and Pay for it. He gave us keys and didn't tell us, what the keys are for. I had to chase him to get answer to basic questions that an agent suppose to provide to a new buyer. Worse experience. A nightmare.

      MS. Kimberlee ** was our agent: she was sketchy and evasive about providing paperwork that showed that renters should have 40x the monthly rent as annual salary. What's more, that the guarantor should have an annual salary of 80x the rent!

      In June 2022, when our family trust trustee engaged Mr. ** and Compass Real Estate to handle the listing and eventual rental of our $5M+ property in the Kalorama neighborhood of NW Washington DC, the outcome was disappointing. Mr. ** assured us that the individual presented as a tenant had undergone thorough vetting, including verification of financial and non-financial references suitable for such a high-value rental. However, the tenant failed to pay rent for 15 months, accumulating over $300,000 in arrears, and has resisted eviction efforts by exploiting court delays. Despite our inquiries, Mr. ** and Compass Real Estate could not provide any records related to the tenant, claiming all information had been purged from their system. Subsequent investigations revealed the tenant’s extensive legal history, including over 100 court appearances, multiple evictions, judgments, and delinquencies.
