Refinance under the HARP - First Tennessee Bank sold my mortgage to Nationstar about a year ago. My payment went up $26 without an explanation. I applied for a refinance on June 20, 2012 and sent all the necessary papers in. Since then, I have re-submitted the paperwork two more times and talked with four different people and got four different answers to the same questions. I was promised a closing by August 20, but it is now September 6 and no closer than in June. Every time I call it's the same lie over and over. I believe these people are stonewalling me in order to force me to give up my home or just to continue receiving the higher interest rate.

We needed roof replacement after a tornado damaged our roof. We turned it over to State Farm, who released a check, a two party check. We sent the check to Nationstar Mortgage, who then set on the check. They said that we were behind on our payments (lie) and then tried to foreclose on us. We called them and informed them we were not behind and had the paperwork to prove it. We then asked about the insurance check we’ve been waiting for to replace the roof. They said it was their intention to keep the seven thousand dollars and foreclose on us because we were in bankruptcy. We are in bankruptcy but have not missed a payment.
At this point we have had to turn it over to our lawyer. They believed they had a chance to both foreclose on my home and put my family on the streets and steal the insurance money as well. They are not here to help folks as they sell themselves. They are predators trolling the market for folks they can take advantage of. My lawyer assures me we will get our money but it’s been two months. I am suffering with diabetes, have loss most of the use of my leg, and have suffered heart attacks. I don’t need this crap. But my guess is that means nothing to them. It’s all about the money.

Does anyone have a supervisor’s number at Nationstar? I have been trying for over a week to pay the balance in full so that I can stop dealing with this incompetent company, and all my new bank needs is a letter stating that this loan is in fact a second mortgage and not primary, which it shows in Nationstar system. You would think someone would respond and assist with this so that they can get their money! I have gone through 6 people who keep saying they have forwarded the request and they will not put me through to a manager! Crazy! In turn, I am continuing to pay this crazy amount of interest!

I have received 3 formal notices from Nationstar stating they haven’t received my payments. The first one was in March 2012 and I called and spoke with Adam who then had me fax copies of cancelled checks. I never heard anymore after that, so I assumed it was taken care of. In August 2012, I received another letter stating I had missed June 2012 and July 2012. Again, I called, got somebody different and was told again to send in copies of the cancelled checks which I did along with the cancelled checks from January 2012 to August 2012 and a letter addressed to Germarie **, Assigned Foreclosure Prevention specialist listed on the letter.
As of 9/4, I have not heard anything but received in the mail yet another letter stating I haven't made June and July payments still, and this letter was from somebody named Ana **. I have made each and every payment every month even though I never receive a statement from them at all to send in with my check. The account number is written on the check and I even pay a little more than my payment. All these checks have been submitted by Wells Fargo and debited from my account. I want this mess cleaned up before I lose my house or their stupid and foolish mistakes.

Negligent With Escrow - For two years, Nationstar did not pay my homeowners insurance and I received a cancellation notice. They have been very slow and have sat on my payment in the past. I think they intentionally do so to damage your credit. This insures that you cannot go someplace else. I recently added a second name to my deed. My attorney could not understand why they took so long or why they started sending him my billing statements. Furthermore, the customer service is horrible and I would not recommend them to anybody.

We lost a source of income during this past year and were notified by Nationstar that programs were available to help and keep from foreclosure on our home. This HAMP which was designed to help out people in such situations is a nightmare in itself with regard to the people who work for Nationstar! It makes my blood boil just at the thought of having to go through the process of communicating with someone there who actually knows what is going on or actually cares about anything other than a paycheck. The reps are insensitive, rude, pushy, and unappreciative of the situations that arise. They are badly in need of training and learning people skills.
We have been trying for months to get approved for the HAMP, but they keep losing the documents they ask for and then deny help saying we did not comply with the requests. This is just a lot of **. We have jumped through countless hoops and they still are not satisfied because they are always losing the documents we sent. Now we had to start the process again and once more, they are asking for documents that we have already sent! What is wrong with these incompetent people? If you don't care, why even offer these programs?! I am hoping and praying that we find a way to rid ourselves of this mortgage company and deal with people that actually do more than rob people out of their houses and money!

This is just to update on my complaint on 8/27/12. My wife found the number to Nationstar's CEO's office. His secretary tried many times to find someone to help us with our problem. We kept going up and down the chain within Nationstar. Finally, she got through to the manager for customer service. He was very helpful and told us he would ensure a check was sent to our town for the taxes and that he would FedEx it overnight. True to his word, our tax office called us 30 minutes to closing and stated a check had just been received. He also stated that he would do an audit and find out where our escrow money went and fix our accounts. He was also very concerned that we had this problem and that we couldn't get it resolved within the last 30 days.
Based on his and the CEO's secretary's response, I must say that some of the management at Nationstar do care about what is going on. I also feel now that a large part of the problem has to do with Nationstar using another company to handle their check writing and/or accounting. Also it appears to me that the other company and maybe the lower level people at Nationstar need some serious training. So while it took thirty days and I was within 30 minutes of having a tax lien placed on my property, I must state that the manager of customer service went out of his way to correct the problem in the nick of time.
I only hope that he can figure out where all my escrow money went to and get that problem fixed. Also I would like to add that we had requested many times to talk to a manager or supervisor within Nationstar and no one at the lower levels would allow us to do that. The customer service manager at Nationstar stated that this should never have happened and he was going to look into it. So again great job on his part!

My husband and I attempted to buy a house which was a short sale in San Diego. After looking for several months, we finally flew down, and found the house we wanted. Aurora Bank was handling the short sale. The price was $300K. There were several offers and we upped our offer to $305K. That was April 11th, 2012. We were accepted by Aurora Bank. Months passed and nothing happened.
Three and a half months later, we received notice that Aurora Bank was being bought out by Nationstar Mortgage. Finally, on August 29th, we heard from Nationstar, and they have upped the price to $330K with no explanation other than the fact that their appraiser has determined that the house should be priced higher. Their response to us was "take it, or we will put it back on the market." I think this is highly unfair, very unethical and should be illegal. We have been patiently waiting all this time, only to be screwed out of the house because Nationstar is attempting to extort an extra $25K out of us.

I never received a bill for the first month after the transfer from Aurora to Nationstar and was emailed from Nationstar that I was late with a payment, so I paid over the phone. The next month I never received a payment again, I called them and they charged me a late fee again. They were rude over the phone. The manager, Bill **, got on the phone and was just as rude. If I could transfer my mortgage to someone else l would do it in a heartbeat. I have 4 mortgages on several properties and have never been late, because when I get my coupon/invoice in the mail, I pay it right away. There is a reason this company has so many bad reviews online. They are the worst!

This is a follow up to my complaint on Aug 27, 2012. We received a phone call this morning from our tax office. Nationstar sent a check in the amount of $80.79 to our tax office for interest and penalties but still did not pay our taxes. So to date, Nationstar has emptied our escrow account of nearly two years worth of taxes and not paid our taxes for 2011. Now the town tells me I must pay the taxes out of my pocket to avoid the tax lien. Nationstar continues to refuse to approve payment of my taxes for 2011 and my 2012 taxes are due in October of this year. They have taken all our funds in the escrow account and they now show a negative balance in our account. How can I go from almost two years worth of money in escrow to a negative balance and still not have my taxes paid? No one seems to care that they are stealing people's money out of escrow and that they are causing tax liens on people's homes. Again, how can they get away with this?

I was given the runaround trying to refinance via Harp 2.0, so I went to a different mortgage servicer, and was approved fairly quickly. I was supposed to close tomorrow, 8/30/12, but am unable as Nationstar has not submitted the payoff figure for the mortgage to the new servicer, something that was requested over 2 weeks ago. I spoke to my attorney, and we will file a lawsuit since I will most likely lose out on the interest lock which by the way was 2.5 pts. below my current 6.5% with Nationstar, and whatever other legal reasons my attorney submits in the filing.
As a side note, after my loan was sold to them by the original bank, it took over 3 months of phone calls to correct the payment that was being deducted from my checking account. With the original bank, I was having an additional $100 per month deducted and going toward principal. Nationstar immediately dropped the payment down to the minimum for each month without notification. I was on course of paying it off within 22-1/2years, but that was tossed out the window with the Nationstar shenanigans, as they wanted my mortgage to run the full 30 years. As I stated, it took 3 months of phone calls to get this taken care of. Afterwards, they again reduced it, not to the minimum, but less than what was agreed upon. They are the worst I've ever had the displeasure of dealing with.

Disgusting company, incompetent staff: My mortgage loan was sold to Nationstar several years ago, and dealing with this crooked company is a nightmare. When our household income started to drop with the economy and we fell behind on monthly mortgage payments, I decided to look into hardship assistance and gave them a call. After explaining our situation to many people, I was referred to a "specialist" who would handle our case and help us in applying for the HAMP or HARP or whatever the hell it was. This person was a smart-ass female named "Regina" who took financial information from me for about 45 minutes, and she brought me to tears when she told me "Maybe the best thing you should do is sell your home!" The whole purpose of going through these programs is to keep your home! That was just one leg of my miserable journey with Nationstar.
Then after my husband got a 25% pay cut in March 2012, I called and spoke to a "loss prevention specialist" who could only tell me that I was behind in my payments and how would I like to pay and when. When I asked about a loan modification, she said she would send me the paperwork and seemed sympathetic (keyword "seemed") and said after I told her about my previous experience with Regina, "Yes, I see you never completed the paperwork!" (This I already knew, and that is why I was calling about a loan modification. Duh.) Little did I know how frustrating it was going to be talking to "Corlis." Needless to say, every time I spoke to her, my blood boiled and I knew we were not compatible.
I asked if I could speak to another specialist, and she said, "I am the only one you can deal with! Everything goes through me anyway!" (I thought to my self, one person in the whole company? No way.) Well, I sent in all the paperwork by fax on 6/11/12 (She took my email in order for me to download the forms.). I asked if I could email her if I had any question, and she said, "I don't correspond to emails. But you can email me when I can call you and when can you pay the total amount"? I hung up on her, because I was either going to have a heart attack from the anxiety she caused me or I was going to blow up on her on the phone. She brought out the worst in me, and I could not deal with her anymore.
I wrote a very sarcastic email to her, which she said she would block from then on. I called the company to speak to her supervisor or someone else who could help, and they referred me to her! Maybe they do only have one person. That is why everything is so disorganized and messed up. I waited for a response to my paperwork, and after about a month, I called Corlis. She said there was no record of any paperwork and I would have to resubmit everything again. Frustrated, I got everything together and faxed again.
Then after a week, I called and spoke to a man who said it looked like I needed to send additional information, a tax form, and that after they received it, it should go pretty quickly. After submitting what he requested via email, I called 4 or 5 days later. Another woman said two of the paystubs had expired(?); meaning, it took so damn long for this process that the dates on the paystubs were too old! So, I got out more recent stubs and emailed those to Corlis.
I asked her why no one told me I had to send more recent ones, and she told me I have to call every few days to double check on things. That is what most customers do. She also told me I needed two months' paystubs, and I had received a letter that same day from Nationstar that clearly said two stubs. She said it was a new policy as of August 1, and I said, "That's funny." The letter is dated on the 13th of August! Now it is the end of August, and I have received notification from a law firm that says I must contact them before foreclosure proceedings take place. Ahh!
I called Corlis to arrange to make at least one payment, and I know I owed more; but that was all I could do for now. She said, "We don't accept one payment." You have to send it all, which is for 3 months. Nothing was said about the loan modification. There is no such thing at Nationstar. They just stall long enough for you to get behind in your payments, so that they can foreclose on your home.
Now, I have a fraudulent charge of $350 for lender-paid expenses and $352.84 in late charges. Way to really rape your customers, Nationstar! I am fed up with this crap and dealing with these so-called specialists. They are just robots collecting our money, leading us on, and charging fraudulent fees. I didn't tell them to hire an attorney to send me a letter. I was well aware of what I owed. I was trying to make a payment arrangement, but they didn't want to take it as a single payment at a time.
One time, I called Corlis's direct extension and she answered the phone. "Hello? I'm in a meeting. Call back in 30 minutes." Real professional, I would say. Then, I called (four times) at 3:20 EST on a Friday, and the recording said, "The offices were closed." What kind of a place is this? After reading other reviews, I will also call BBB and Consumer Financial Protection Bureau. I'm at the end of my rope.

My mortgage was sold to Nationstar several years ago and from the beginning, they have made numerous errors in accounting and sent incorrect and incomplete statements. I decided to make an effort to pre-pay the mortgage in full but had to keep insisting that the extra payments be credited to the principal. Initially, their statements did not show the extra payments at all; however, they have since corrected that. Nationstar would not allow the final payment to be made by personal check as I had made all other payments. I had to send a bank check which I did and then waited for some acknowledgement that the loan had been paid off and that I now owned my house free and clear. Weeks passed, but nothing came so I called. They said that I had to send a letter in writing (no email) to the reconveyance department in order to receive any kind of official notification (a deed to my house perhaps?) that that loan had been paid off. I sent the letter and I am still waiting. This is no way to do business.

My mortgage was sold by Bank of America to Nationstar in the beginning of July. They never provided me with the new loan number so I could access my account online. When I called for the new loan number, they couldn't tell me what it was because they had not set me up yet, and this was literally 5 days before my payment was due on August 1st.
Next, it was very unclear by Nationstar that my first payment would be automatically deducted from my checking account so I made my first payment through their website after not seeing my mortgage deducted from checking account 5 days after it was due. The website also did not inform me that there was a payment in process. This resulted in them trying to take my mortgage payment out twice from my checking account in which I incurred an insufficient fund fee through my bank. Fourteen days later, they finally accepted my first mortgage payment with them.
Now my 2nd payment, I logged into their website and tried to pay online with my checking account and noticed that there is a $9.95 fee to pay online - all because they use Western Union. What mortgage company uses Western Union now in 2012? Really?! Thankfully, I have a refinance opportunity in progress and hope to be closing on that before my 3rd payment is due at Nationstar. This mortgage servicer is horrible. If your mortgage gets sold to them, refinance if you can and get away from them! They are terrible!

Our bank sold our mortgage to Nationstar. Nationstar didn't pay our taxes from the escrow account for 2011. Last month we received a notice of lien from our town on our property. This was the first we knew of it. We contacted Nationstar and they said they would turn it over to their claims department. We checked the amount in escrow and it showed almost two years worth of tax money in there. We kept asking Nationstar via telephone to please pay our taxes (almost daily). Each time we got a different person and/or a different department and a different excuse about why they couldn't pay them. By mid month, we checked the balance of our escrow account and it showed $1500.00 missing, but they still refuse to pay our taxes and still give us multiple reason/excuses for this. Lately, their claim has been they just happened to do an audit on the account exactly when we contacted them and the audit caused them to take our money from the account as it showed an overage. It should be noted that the $1500.00 they took out was more than what was owed on taxes for 2011.
Early on they told us on several occasions that they had contacted our town office to work it out when in fact they had not. We live in a very small town and one lady does all the taxes stuff. She stated several times that they had never contacted her. We even were talking to her on the cell phone and talking to them on the landline trying to work this out, but they still refuse to pay our taxes. The last two weeks they keep telling us our claim is pending approval and a check will be written to us. Two weeks prior to that, it was pending approval with a check to be written to the town. So to date they have for all purposes stolen $1500.00 from our escrow account. I don't have it and the town doesn't have it and there is a tax lien pending on our home. They refuse to release the funds to either us or the town and nowadays when you call them, you get it's pending approval because we called them out on all their other excuses. We tried contacting the supervisor at their customer service section and they told us they would call us back. They never did.
My fear is we will either lose our house to tax foreclosure or that they will refund the $1500.00 after many months of putting us off and then raise my payment because there won't be enough money in escrow for 2012 taxes which are due this October. The reason that there won't be enough in there for 2012 taxes is because they stole/removed $1500.00 from our escrow. How can these people get away with this? I have never been late on a payment to them and I have never been late on my taxes in my entire life. I contacted my senator’s office, but they just gave us a telephone number to a complaint line that is impossible to get through to.
I just don't know where to turn to resolve this. It should be noted that my wife just checked our escrow account online while I was typing this and now our account shows a negative balance of $67.51 as of 8/24/12. So now they have taken all my funds out of our escrow and my taxes still have not been paid nor have I seen any money, not to mention I have 2012 taxes due at the end of October of this year. I am just sick about this!

But we pro-actively contacted them and stayed on top of everything. We have set up autopay. We’re not happy going through Western Union, but as long as it drafts every month when it's due (August payment was drafted and recorded on it's due date), then so far so good. Nationstar's customer service is pretty useless. It's almost like they want you to miss a payment! Go figure that one! I printed out a full record of my mortgage transactions with BofA before the account transferred, so I had an historical record of escrow payments and the whole mortgage in general.
It would appear Nationstar has the correct amounts for property taxes and insurance. Again, I think you really have to make sure they do what they are supposed to do when they are supposed to do it, and the reason why I say that is we are yet to receive any mailed communication from them. We have received no documentation (as mentioned in BofA's letter) stating they had taken over the loan, despite the fact that when on the phone with them they say they would do this within 10 business days of taking over the loan. In addition, you will continue to receive your monthly billing statement in the same method you chose with your previous servicer." This did not take place. In fact, on July 24, 2012, I received an email from Nationstar confirming I had chosen a paperless format. That was not the case and I did not authorize this. I asked her where is my paper statement for August 2012. She could not answer me rhyme nor reason. She did ask if I got the email confirming the paperless format. I told her yes, but that I had immediately opted out. I asked again why I never got a paper statement/coupon for August 2012 payment. To avoid a late payment, I asked to make a payment over the phone. She told me that would be a $15 fee.
I asked her to waive the fee as they did not honor the promises they made in the July 15, 2012 letter. She refused and would not let me make my payment when, in fact, their billing/accounting cycle is behind and cannot keep up with the debt they absorbed from Aurora. This $15 fee is a scam and I believe this is a fraudulent practice. Based on their July 15, 2012 welcome letter, they breached all their promises. Lucky for Nationstar, I wrote the BBB, attorney general of Texas and the FBI regarding their practices. I guess someone is going to miss their lunch break at Nationstar.

All Nationstar customers, register your complaints to the Consumer Financial Protection Bureau at http://**. You can also call them at (855) 411-2372. Our loan was sold by Aurora Bank to NationStar Mortgage LLC the end of June 2012. We did not have enough time to change the auto payments from Aurora to NationStar. We still have not received our statement reflecting our July 1, 2012 payment that was sent to Aurora Bank. It is two months later and we still have not received our statements, coupon books or verification. They have our original loan documents. Because of this and now the avalanche of negative information we have found online about them, we have stopped payment to them until we get these answers. We are also looking for an attorney ourselves. We suggest everyone contacts the Consumer Financial Protection Bureau as soon as possible.

This is a follow-up to the problem posted on 7/27/12. Nationstar finally provided a payoff amount and I was able to close on my house sale. However, 17 days after I fully paid off my loan, I called to find out the status of my escrow funds which they still owe me. I was told that it is Nationstar's policy that they can take up to 30 business days to refund escrow fees. Not just calendar days, business days! If you are more than 10 days late paying your monthly mortgage, Nationstar will hit you with fees, on top of interest charges, on top of fees. But if they owe you money, it's OK for them to take up to 45 days to pay you. They don't pay you interest on the funds they owe you. I cannot stress enough. Stay away from this company!

Nationstar Mortgage took over my loan from Aurora in July 2012. I have never received one statement or any communication other than an email telling me I would receive something shortly. I called to request statements and ask for internet access and was told I would not be able to receive either. I asked how I was to know where to send my payments, how much to send (since the loan is adjustable), if funds are received, how they are being applied, etc. I was told very rudely that I would have to call every month if I wanted this information. I was told that my first payment had made it there somehow, so I shouldn't have trouble getting money there in the future. I asked 5 times to speak with a supervisor and was told no. Finally I was transferred to someone's voice mail where I left a message and never received a call back. This company is unprofessional. I suspect unethical and I fear dishonest. I have to tell you that Nationstar has put me through a lot of pain and frustration since they took over a loan I have that they are now servicing (It was with Aurora). First, I got a letter saying to send my next payment to Nationstar, which I did, and changed my Auto Pay through my bank to reflect this change. Well, they neglected to say in the letter that they had given me a new loan number. I always pay early, so I saw (after about two weeks) that the payment was returned to my bank.
I immediately called Nationstar (and the hold time was about 15-20 minutes before you get to talk to the first line of employee there). I was told about the error in the first letter, and to make out the payment to Wells Fargo, and to put in the new loan number. I immediately did that and my bank sent out another check to them. Within another week, another payment went out (remember I pay early). Then, I start getting those annoying calls from Nationstar that they are trying to collect a debt. I have been getting them for three weeks.
I have called Nationstar several times, and actually have two names and email addresses from employees who sounded like they were trying to help. On July 24th, it went to "the research department," and I was told that I would hear something in 10 days. I sent over my proof of payment and they have that in their files. However, then it went quiet and I get daily debt collection calls. So, I asked them, "Where is my money?" I am sure that Wells Fargo would like to have it and I have sent it. I just don't know who to turn to as Nationstar is doing nothing. I am very conscientious about my credit and this is really bothering me. I went online to find a place to go for help, and I am confused as it appears this is just a servicing company and not a bank.

Then this year has been a nightmare with lies and horrible customer service, and everyone I talk to saying something else. They are telling me I need flood insurance and that I paid it last year...No! I did not... Then they say, “Oh well, you wouldn’t know because it is an escrowed account”! No... I see my account and there is no insurance. Then, they say they can't give me or my insurance company any information about my property being in the flood zone, so I can't get insurance. They say I have to contact FEMA for whatever my insurance company needs. My insurance company says every other mortgage company has given them the info they needed in the past. I have proof in writing of all their wrong accounting, but they still will not take off late charges. They have lost most of the paperwork I have faxed in as proof! Now, they have set up an escrow account for my property taxes (which are current) and used my last mortgage payment to fund it without telling me. I agree with many of the "complaints" already listed. My mortgage was with Flagstar and was sold to Nationstar a few years ago. In 2010, I applied for the HAMP with Nationstar. I completed the 3-month trial, was approved, signed papers and sent them back to Nationstar. A week or so later, they told me I was denied because of my NPV. They had added an escrow account (to see if I qualified) which really messed up everything. I had it removed immediately, but nevertheless I had collection calls after collection calls (and "past 30 days" on my credit report). No one there could even look at their records to see that the charges had been reversed. Well, again, this April 2012 I was denied HAMP (not even a trial period) because of my NPV. I requested my NPV scores, which I have never received. Once again there were collection calls over and over and my credit got dinged so many times with lates over the "escrow" thing again.
My property value is worth a third more than my loan. I thought that was called equity! Communicating with Nationstar is like talking to a wall! They would rather "foreclose" on my home than allow me in the HAMP program. They would make more money if they "foreclosed" than lowering my interest rate (currently a 20-year loan at 7.25% and is equal to $2,000) with no escrow account on it, which if added would add another $400. No way are they going to get my home. Every payment has been made on time! Let's put one payment in "unapplied funds" and screw with the customer. Victim! They can stop sending me letters of "options", like short sale, etc. Who said I wanted to get rid of my home? They’re a worthless company I can't escape from because I don't qualify for a mortgage from another company due to filing bankruptcy to get rid of my second home that was way underwater.

We heard from someone in May who informed me they would finish the loan up. I never heard back from him. Just 3 weeks ago, a salesperson from Nationstar contacted us because she was finishing up the loan with anticipated closing date of August 15th. After asking for status and calls, we received a phone call that the loan cannot be approved, 2 weeks before closing.
We waited for 6 months after being given the okay, that we would not have a home. Our lease was up in June. We moved out to stay with family, out of town on the basis everything was fine, and now we are in a rush and bind to find somewhere for us to live with our three under 10 year old boys. We had a horrible horrible experience. To top it off, we were told it would take 4-5 weeks for us to get our own money that was put down. I called Bank of America and was assured that the modification Trial Period would stand because they received the documentation prior to July 17. But now they're suddenly telling me I have to start the HAMP trial all over and are refusing to give any reason at all for this change. They keep trying to convince me that this is good news, that I am not out anything. But besides the added months of risk and stress, this means we will keep accruing interest at the old rate for many more months. That will cost us at least $6,000. The gentleman indicated they had not received the reduction in rate from Aurora, it would have to be investigated and not to send in any additional monies, and I would be sent a letter in 7 to 10 days. The letter came indicating the rate would be 7.5% rather than 3%. On July 31st, I again called Nationstar to be told the investigation was complete and there would be no reduction in interest. I told him that he had the entire Aurora file and needed to pull the file. He stated, "Ma'am, Nationstar is Aurora and we have no letter in your file." After a lengthy discussion, he put me on hold for 15 minutes and got back to say that he had looked at the mortgage note and that the reduction in interest would take place on September 1st, not July 1st. Let me start from the beginning. First Horizon would not give me the new mortgage company's name. I was finally able to get your company's name on August 21, 2011. It was then they advised me to send my September 2011 payment to your company. I contacted your company on August 23, 2011, to get the address to send my payment to. It was then I was advised by customer service representative, Chandler, that your company did not have all the necessary paperwork to accept payment but if I did have my modification, if possible, could I fax it over to your company. I was advised after faxing the modification First Horizon failed to give your company.
I was to call back in two weeks to make sure the modification was received and, hopefully, by then, First Horizon would have sent all my loan documents over to your company. On August 30, 2011, I was advised my fax was received and that your company would be honoring my modification even though First Horizon had still not sent over all my loan documents. I was also advised that a welcome letter was sent out to me on August 29, 2011, and that, according to your legal department, First Horizon dropped the ball on my father's loan and that my house would not be sold since First Horizon cut too many corners. On September 14, 2011, I spoke to customer service representative, Obi. He stated the modification had been processed on September 9, 2011, but has not been updated in the system, do not make a payment until modification is completed in the system as the system would not recognize the payment since the total amount due was $279,000 and that I should be receiving a new payment amount, and to call back in two weeks.
On September 21, 2011, I spoke to Brandon. He stated my modification was not done correctly and that they, Nation Star, would re-modify my current modification to the correct amount. It showed the loan 3 months behind and it would be corrected since I did make my payments in July 2011 and August 2011 to First Horizon. On September 23, 2011, I spoke to customer service representative Glen ** and faxed over proof of my payments to First Horizon for July - August 2011. It was then I was advised of my new payment amount and to make a payment of $1287 effective October 2011 and that would be my new payment amount. I asked about the $148,437 payment amount I had given from First Horizon again. Mr. ** stated my modification was done incorrectly and that Nationstar had to modify the loan modification that First Horizon had completed. If Nationstar modified this loan again, then we should have a new start date with the amount and the percentage."
After reading this letter in its entirety, you can see the confusion between me and Nationstar. If anything, we are guilty of missing two payments, July 2011 and August 2011. As of March 2012, we were advised not to make any payments. According to Brenda, the mortgage has gone into foreclosure for a delinquent amount of $1,000,000 and the paperwork was sent to the attorney for foreclosure. However, we are still making payments to Nationstar. I asked her at what point were we notified in writing about the foreclosure. Ms ** said we were notified in December 2011 with the letter stating we had a delinquent amount of $10,000. So, I then asked her for a breakdown of the $10,000. She was not able to help me with the amount and what it was for at that point.
Ms ** was rude and unprofessional about the foreclosure. On March 8, 2012, I was advised by Brenda ** that every time Nationstar spoke to me on the phone, that was my notification. I understand that Ms. ** has a job to do but she was not only unprofessional nor did she want to hear anything, I had to say she advised me she would speak to the attorney and get the reinstatement amount which at the minimum would be 4 months of payments. I advised her there would be no way that could be done and again why was I not advised of this situation early or given a chance to add extra money to my regular payment to clear up any delinquencies. Again, she was rude and unprofessional as I quote her, "Ms. **, I don't know any other way to explain it to you. You are in foreclosure and we notified you verbally that you were in foreclosure." At that point, I was done talking and listening.
On March 26, 2012, Ms ** called me asking if I was going to make the payment of $10,000. I informed her no and that she was supposed to call me a week ago with the attorney's information. She acted surprised and asked why I wanted the information. Once again, I stated all I wanted was the attorney's information and that I would not be speaking to her again. She put me on hold for ten minutes and reluctantly gave me the number and asked again why I needed it. I told her, "Thank you," but again, I am not willing to talk to her as she is supposed to be a pre-foreclosure specialist and clearly did not give me or my father any options to get this loan back on track or even advise us of the foreclosure process. On March 28, 2012, Ms. ** called again asking about the $10,000 payment. I reminded her she had just spoken to me two days ago and I advised her then it would not be possible. I did inform her I contacted Nationstar's attorney and she seemed surprised and again asked why I informed her.
I had faxed all my information to the attorney's office and was advised, with the information I have sent to them, my home should have never been placed in foreclosure and that I needed to speak to a supervisor. It was then Ms ** hung up on me. I did speak to Keisha from the attorney's office, Home Solutions and she advised me to contact a supervisor and to get this matter straightened out since there is a process in the state of Arizona on how to inform homeowners they are in foreclosure and if I am still receiving my monthly statements, then I should not have been in the process. April 4, 2012 is when I spoke to David ** (supervisor) and he advised me to fax over information to him in reference to my July and August 2011 payments made to First Horizon along with a copy of my modification so he can see the discrepancy in my monthly payments which has been faxed three times previously to him.
On June 26, 2012, I sent another letter requesting they research this loan and I was informed, as of July 16, 2012, according to Nationstar, our home was sold. Again, we have asked for documentation of this and received trustee information with our mailing address but a different house being sold. Previous to that, we received a letter with our address but addressed to a Mr **. This shows this company does not keep professional records nor do they do thorough research! So, long story short, we think our home was called but nobody is able to provide any documents to prove it! We have filed complaints with the Attorney General's Office in Texas, Consumer Financial Protection Bureau, Federal Trade Commission and the OTC! Also we have hired an attorney!

Late at night, on the weekend, I could not figure out why we were getting these calls so I called their company and asked what was going on and why were we getting the phone calls. The lady told me, "Well you're late on your payment. Would you like to make a payment today?" I told her I did not want to make a payment because they were given the info from Aurora Bank to take the payment out of our checking account.
She asked if we had received their welcome letter. I told her we had not and only knew about the new company because of the e-mail from Aurora. She said they mailed us one and we must have it. I couldn't convince her that we had not. After some looking, she assured me that yes, they did have the info and it would come out of our account and not to worry. The calls continued so I called again and was told not to worry, it was in process and we would not be charged a late payment charge. Well, today I looked online and still no payment was made and they added a $55.75 late fee. So I made another phone call and was once again assured that we were not to worry and wouldn't be charged the late payment. I said that since it had not added that to our payment, I couldn't understand why they wouldn't just add that to what they take out if they ever get to take the payment out. And once again another late payment phone call tonight.
We have never been late with a mortgage payment. At this point we are extremely unhappy with this company and it looks like there are many other people in our same position. Every time I have called they want to transfer me to the refinance department. I absolutely would not refinance with this company. I just wish we could somehow get out of having any dealings with them at all. And somehow I feel the problems are only beginning.

I've had this company take double payments from my bank account more than once and then you have to fight with them to get back the extra money they took. I switched from automated payments to online payments because of the company's abuse. The charge for making an online payment was $6.95, but they just raised it to $9.95. Absolutely ridiculous! I've even tried to refinance with another company to get away from these thieving morons, but because of the housing market, I was not able to. I believe this company should be investigated for fraudulent activity! I encourage anyone who has had a problem with them to send a formal complaint to: Nationstar Mortgage, Attn: Complaint Department, 350 Highland Drive, Lewisville, TX 75067

I called today to see where my house payment/statement was at. I had not received it since Aurora Bank was taken over by Nationstar Mortgage LLC (TX). I was informed today that I will not be receiving statements because of BR laws. So I asked, "How do I send my payments? How do I know what I have paid each month on my loan? What went to interest, house insurance, taxes etc.?" I was told, "I don't know," then I went looking all over the internet and nothing but bad things about this company. It seems like they want to force people out of their homes, not keep them. What the heck! There is an email to the BBB in Dallas, TX. Please write them! This company has to be stopped for their practices.

This is a terrible service provider. I was notified via mail a couple of weeks ago by Aurora that my mortgage was being transferred to Nationstar. I've contacted Nationstar last week, 7/5/12, to find out why my account was not accessible and was told that all accounts being transferred had not been uploaded into their systems, and that on 7/10/12, it would be accessible online to make mortgage payments. Well, on the day of 7/10/12, my account was still not accessible online. I called Nationstar and was told due to a bankruptcy, I'm being denied access to my account online in which the mortgage was never a part of. This bankruptcy was discharged in 2005 and I've never had problems with accessing my mortgage online for payments and statements previously. This company has poor customer service and need to be sued for denying loyal customers legal access to their own information. I will be taking my business elsewhere.

My mortgage was sold to Nationstar this past month and I have never been so dissatisfied in 35 years of life. Nationstar refuses to allow me access to my own account online, stating it’s their company policy that due to bankruptcy, they do not allow online access or mail out statements. My bankruptcy was discharged a year and a half ago and my previous mortgage company had no problem allowing me access online, making payments online, and mailing me statements.
Nationstar insists that it's against federal law to allow anyone with a bankruptcy online access or statements being mailed out; however, they fail to realize that it's against federal law to deny a statement to a customer when they request it. I was just approved for a home loan modification a week before Nationstar took over my loan, and now with this nonsense, it seems that they are ensuring that my first 4 trial month payments are going to be late so they can deny me my modification. We need to file a class action lawsuit against these criminals. I am looking for a good and aggressive attorney to facilitate this.

A little over a year ago, my mortgage got passed from Flagstar to Nationstar. Since the start of 2012, I have been contacting Nationstar about getting either a HAMP or a HARP. They told me I qualified for both based on the ratio between my mortgage payment and my income. After I had waited six months, three for each application, they told me I did not qualify for either type of modification, claiming my financial hardship is not severe enough. What? They know that, on top of my qualifying based on that ratio, I recently had a pay-cut of $500/month to my regular academic year salary and that, because I am an instructor who is paid only 10 months of the year, my pay goes down by over $1,300 a month during the summer. They also know that I had to skip two payments last summer and must do the same this summer.
Meanwhile, however, they do send me - wait for it - credit cards and letters saying I do qualify for programs which would increase my monthly payment. Oh, really? I contacted my debt management counselor to get her advice. Two days ago, she, Nationstar, and I had a 3-way phone appointment. My counselor was great. She asked all the right questions, challenged what she felt were Nationstar's arbitrary guidelines for modifications, inquired about any and all options (most of which I'd never have known even existed). But Nationstar would not budge. They will do nothing to help me, unless you count their desire to increase my credit card debt and to double my payments with a 15-year loan. They know I can't keep up as it is and that I will probably have to go into foreclosure, a prospect I imagine has the Nationstar powers that be licking their chops as they look forward to swallowing me whole.

I originally closed on my home loan in 2004 with Flagstar Bank. They sold my 1st and 2nd mortgage and the first was sold to Nationstar. They are horrible and after contacting an attorney, we have decided to just wait for foreclosure and walk away. I haven't made a payment since Sept 2011 and I'm waiting for the foreclosure to start, and I know it's coming. We tried to keep up but couldn't and they said they could only lower our payment $50 a month and then we would still be in default anyways. They are liars, crooks and I tried doing loan mod twice and it was a total waste of time. My house was built in 1949 by my grandparents and I hate to give it up but it's only worth like $22,000 and I owe way more than that. If Nationstar wont' help you, walk away. We have owned our home for over 16 years without ever missing a payment, and have dealt with numerous mortgage companies with no issues. Last August our mortgage was transferred to these fools, and it has been a nightmare! First of all, it's a good thing my previous mortgage company sent me a letter 3 weeks before the switch with my new account number, as I was able to go online and change my banking information to pay Nationstar, as these idiots never sent a statement for a payment due August 1st until the middle of August!
I then called to request information regarding my escrow account and got the runaround by more people than you could imagine. When I finally received a payment breakdown, I noticed they had actually charged me a late fee for the August payment that was received by them on time! Also, I found that they never paid my whole insurance premium! Then began the harassing phone calls when the payments weren't received by the 1st of the month (they were always paid within the grace period). I even resorted to calling every month to advise exactly what day they would receive payment so they would stop the calls. I was always told it would be documented and I would receive no further calls. Lie! They even resorted to calling my husband at work and they had the audacity to ask for his personal info which he refused to give because they called him!
Finally after 6 months of this garbage, I faxed a cease and desist letter advising them not to call until the payments were actually late and this has seemed to work the past few months. I tried to do a HARP refinance last December and it took their representative 3 weeks to call me back only to advise of astronomical rates and closing costs they were to offer. Two weeks ago I was contacted yet again about doing a HARP refinance and waited a week (after being told I would get a call the next business day) and I ended up having to call them back to find out that the type of loan I have does not qualify! Really? You are my mortgage company, why would you not have this information in front of you when you initiated contact? Has my loan type changed in the past 6 months? I am now working with a local bank who can hopefully spare us from this fiasco once and for all!

I was a CitiMortgage passover to Nationstar some time ago. I was able to get Nationstar to refinance my loan. However, since being transferred to Nationstar, I have had to call 5 different months to request them to mail statements. Over the past 3 months, I have not received statements via mail. I started calling in May, and customer service give me a runaround with their standard approved answers. When I finally get a hold of a "manager", I usually get a copy of my statement, either mailed or via email. This month, Nationstar hit a new low. I spoke to a "customer service manager" named Chris. He basically called me lazy for not going to their website to pull the information and that they mailed my statement and that either the United States Post Office lost it or else I threw it away.
After this, I spoke with a different "manager" the next day. I received a copy that he mailed within 3 business days. The same day, I received a phone call from an email I sent about Chris's behavior on the phone and was assured by this woman that my statement was mailed on the 15th. I called her this week to alert her that I still have not received my so-called statement that was mailed on the 15th. But within 3 days, I received a copy that was actually mailed. She followed up by emailing me instead of calling. I have reported them to the BBB. I am sure they are going to lie like the sad individuals who work for them. They are trying to trap people, hoping that they don't pay their bills by not sending them the statements. I just don't think these are good business practices.

I chewed them out for that, but as you know, they are way too arrogant to care. I received a check back with notice that they would not sign, despite the fact that it was signed, but not stamped on the back. The loss draft department admitted to screwing everything up, but that's not good enough. In February 2012, we signed loan modification papers, which were to reduce our payments over the next 2 years. However, one week after signing and returning the modification papers, I received my billing statement for March and my payment had increased by over $200.00! Needless to say, I was beside myself when I called Nationstar to see what in the world was going on, only to be transferred to several different people. I was finally told my insurance paid via the escrow had increased to $6,400.00/year even though we had never filed a claim. The lady in the escrow department said I could find other insurance, have the information sent to them and they would run a new analysis to reflect the change and reduce my escrow payment and simultaneously reduce my monthly payment.
Well, I found other insurance in March for $1,143.00/year and the policy information and effective date is noted in the escrow section of my loan information, at the website, but the new escrow analysis has never been done. My total escrow for the year is $2,493.00 (taxes and insurance) and I have been forced to pay $2,588 in escrow alone, over the past 4 months (March-June). I was on the phone for over an hour on Friday and still have no guarantee that it will be fixed before my July 1st payment. When I asked what they would do with the overpayments I have made once the escrow is finally corrected, I was told they will not refund the money to me. Instead, it would be credited to my loan. This is absolutely ridiculous. It's no wonder so many people are losing their homes. I don't know how these people sleep at night.

When interest rates began going down, I contacted Nationstar as they held our mortgage. They put us through a little over 3 months of hell! I faxed documents over and over and over, and nobody could seem to find them. Then they told us that because we own an almond ranch that produces agricultural income, our loan couldn't be refinanced under one of the programs being offered to help people. We are not losing our home, but we have a 6% interest rate and would definitely like to get it lowered. Then about 6 months down the road, a Nationstar representative called our home and said we qualified for a refinance on our loan. I explained what had occurred in the last nightmare of trying to refinance, and the representative guaranteed me that this would not occur and that we definitely qualified.
After 5 months, they told us again that because our property produces agricultural income, we don't qualify under any of the programs for lowering the interest rate. And again, during this second attempt, I had to fax and re-fax documents because nobody could find the documents. That was approximately a year ago. Day before yesterday (June 19, 2012), a Nationstar representative again called our home and said that there were "new programs" and that Nationstar could definitely refinance our loan. However, once again, we received a call stating they could not refinance.
We are not contacting Nationstar. They have contacted us on the last two times, and even after everything being explained, they guarantee us that our mortgage will refinanced. This time I was told first that our mortgage didn't fit into the first program because it was over the limit, and then told that we didn't qualify. We have never been late on our mortgage, and in fact, send it to Nationstar early. How can they say we don't qualify? If someone with a brain would look at the situation, they would see that we have been long time tremendously good customers who pay their mortgage early and have never missed a payment.
Lastly, the complaints on this site about no return calls is a given with Nationstar. During our first try, I did not receive a return call even after I left many voice messages, and someone finally called back after I threatened a lawsuit. During our second attempt, again, no return calls until I sat on the phone for one full day and kept calling. Finally, I was put through to someone they said was a Vice President, and he then contacted us, but again, only after I left voice mail message after voice mail message. And yesterday, I left this individual 2 voice mail messages. Today, I called all day to his phone without anyone answering the phone, and again, I had to threaten a lawsuit. So, let's see if I receive a return call tomorrow! This definitely should not be how a business is run. Do not use Nationstar Mortgage. There are plenty of other mortgagors you can use.

This bank is absolutely horrible to deal with. After almost 5 months of dealing with this company, we walked away homeless. Don't let this happen to you and I hope you really take into consideration all the headaches from the other stories here that have to deal with these people in general.
My fiance and I were approved to buy a home through this company. They lure you in with lies, like paying your closing costs, certain fees and offers on interest rates that they can beat any bank. You are better off going through a local bank where you can deal with a real person face to face. We were supposed to close on a foreclosed property bank in April. They moved out our closing date 3 times with 2 out of the 3 not being mentioned. When it came to the closing dates, they would disappear and we could not get in touch with anyone at all at Nationstar to find out what was going on.
Our realtor had no luck as well. We gave our notice in our apartment and long story short, we are living out of bags and boxes. We have no place to live and in the end, Nationstar's asset broker came back telling us that we are better off voiding the contract due to unresolved issues with the title. Nationstar found out that there was a second mortgage on the house with JP Morgan Chase 2 months later, 3 closing dates later. You're telling me they couldn't find this out on the first closing? It turns out the underwriter from Nationstar knew the whole time that there were issues with the title and did not inform us and ignored us completely. The asset broker from Nationstar was the one who spilled the beans to us, stating that she had informed the underwriter of these issues and that the closing would be delayed longer.
Now we are in June, 2 months before our wedding and we have no place to live. Thanks Nationstar for the headache and for leaving us homeless. I'm surprised that with all these complaints, they are not shut down.

They sold our home out from under us the very day we signed loan docs with HUD's Emergency Homeowner Loan Program. The EHLP loan will bring us current. And EHLP is ready to cut a check to Nationstar to the tune of $33k. And they still foreclosed and would not hold on foreclosure. The home went to public sale. They were the one and highest bidder. Our loan was $245k; they bid $139k. Our housing counselors couldn't help us. HUD couldn't help us. The evil Nationstar is determined to do what they want.
Mortgage crisis is still alive and well folks, and Obama's homeowner help, is not really a "help". Nationstar is horrible. Every time we called, they would play dumb, like they didn't know the status of our file, didn't know what EHLP was, and also wouldn't respond to HUD who was trying to give them money and verify loan details. Our assigned "foreclosure prevention specialist" was never available when we called. His manager never returned our calls. When you call, it's a 1800 number and they run you around, yet they called us all the time (always when we were at work). I've had better luck working with their attorneys. When I called to get a statement, I was told it was already sent and that it will arrive shortly. I should not worry if it's late because due to the transition, late fees will be forgiven.
However, she'll take payment over the phone if I like. I thanked her and said that I'll just wait for the statement. I started getting robocalls which my husband hang up on. He tells me it was a robocall from Nationstar. When the next robocall came in, he passes me the phone, but before I get the phone, the robo hung up. This went on a few days. Now, I'm getting collection calls. I explained that I called to inquire about getting statement so I could pay but haven't gotten it yet.
Well, if they don't get my payment by the end of the week, I will have late fees. I explained that I'm making every attempt to pay but still waiting for their statement; will pay as soon as I get it. Turns out that they had the wrong mailing address. I still must pay before end grace period or be charged late fee. They said that I agreed to pay whether I get the statement or not. I asked, "Who do I pay? I have no Nationstar information. I can only send the payment to BofA as it's the only mortgage account information I have. I told the service rep that she obviously isn't getting it and I need her supervisor. These people are idiots.
When the supervisor came on the phone, I told her my story and that I didn't appreciate getting collection calls when I've made calls to try to make payment and it's Nationstar that isn't providing information on how to send them a payment. Finally, I got the supervisor to take down the correct mailing address and to send statement to my correct address.
Back and forth of the mail won't, however, make due date to avoid late charge. She'll take a payment over phone, check my account information, no credit card. I told her I'll give her the check information, then she said that due to the issues, she'll waive the fee. Fees? What fees? Apparently, making phone payment with a person costs. I told her that customers should be informed of the fees upfront - that Nationstar was adding hidden fees to customers. Finally, I got her to send me the statement via mail, as a test, to ensure that I'll get the next statement. I am crossing my fingers that I will get my mailing so I don't have to deal with these dunces again next month.

I then signed up on their automatic payment plan with my bank's routing number that I was led to believe was on a monthly basis. My payment was rejected in January 2012 and I had to use Western Union to get the payment made. So I signed up again on Nationstar’s website. I needed my bank routing number and the payment for. In February 2012, I was rejected so I paid via Western Union again. The payment was rejected in March 2012 so I again made a payment through Western Union.
So then I signed up through Bank of America in March 2012 so they could automatically take the payment and this worked for April 2012 and May 2012, but now in June 2012, my payment was rejected again. After four months of submitting papers to them, never having phone calls returned to realtor, never receiving the same information from each person you spoke to, Nationstar went ahead with the foreclosure and my home will be in a Sheriff's Sale next month. I contacted the litigation department of Nationstar, and she told me that their company would never stop a foreclosure to allow time for a short sale. So, someone in their company is lying. To make a very long story short, I was denied a mortgage modification and denied a repayment agreement. I was also informed it would not be possible to "tack" the one payment on the back of my loan.
I complained to many agencies. I could not get any help. So I have been paying the mortgage in full since 01/01/12. When I receive my statements each month, I am given a number to call regarding foreclosure. When I called this number, the computer prompt informed me what I owe and a payment is due now. It has been a nightmare to deal with Nationstar. I had First Horizon in which I was going through a modification (which was a nightmare too). My husband's a Union carpenter and lost his job, and the jobs he had were few and far between. We had a second child and could not keep up with payments. When Nationstar bought First Horizon, I had to again go through the modification sending the same paperwork over and over again each month. It was a nightmare. I was harassed by Nationstar and by their creditors. I kept telling them I want to keep my home, I want to pay my mortgage, and that we just simply cannot afford it and just looking for a modification. We are honest people, who just want to keep our home for our two children.
Finally, after over a year of dealing with this nightmare, they approved it. And since the modification, it has been shady as well. They were supposed to include all legal fees/back payments, etc. into our mortgage. So far, they have tacked 2/3 of the payments on "maintenance" fees and "legal" fees. When I called to ask about them, I get a different person each time and they always put me on hold and get back on the phone 5 minutes later to tell me pretty much nothing, that they are "maintenance" fees and "legal" fees. They told me today that my house was going through foreclosure and that is why the fees popped up and they got charged after my mortgage was modified. **!
I asked them to show me proof and documentation for what the fee is, and I told them point blank that I know they can charge whatever they want and peg it as a fee. All the woman could do was tell me that my file says my house was on foreclosure and these fees I have to pay. I am beyond annoyed and need to get the heck out of my home, so I don't have to deal with them ever again! They are lucky to have me, because I will fulfill my obligations and pay my agreed-upon mortgage every month on or before it is due; but to pay the fees (which I already paid because I felt obligated to pay it or my credit would be affected), they have got to be kidding me.

Nationstar threatened foreclosure, will not work with anyone and now I have saved to my phone that they have called 15 times in one day. No lie, I have proof. Other days, they will call 7 to 10 times. I get that they want their money, but calling us 15 times isn't going to make it happen any sooner. We have talked to an attorney and we are thinking about suing them for harassment, not for the money but for principle. There is no reason to harass someone that much, especially if they are sick and the company knows this. We sent them doctor statements.

Our mortgage was originally with Citibank. In October of 2009, we were notified that Nationstar had taken the mortgage. We were in negotiations with Citibank at the time to catch up the two payments we missed as a result of a financial hardship. We have been trying to please this company for over two years. We have submitted paperwork every time we were instructed to do so, only to be told several months later that we were in danger of losing our home because a pay stub was not clear when faxed. We have been through this cycle several times. Now, we have been served foreclosure documents. We consulted a lawyer and answered the foreclosure documents ourselves on time and through the court system as instructed.
Now, we have gotten a notice from the Nationstar attorney asking the court for a summary judgment of foreclosure due to our failure to answer the complaint! We did answer the complaint. We are now at the point of looking for rental homes just to get out from under Nationstar. We have owned this home since 1998! We just want to get back to paying our mortgage and have the missed payments either added to the end of the loan or even have the amount added to our payment each month until we have caught up. We have made payments, jumped through hoops and practically begged these people to stop lying to us. They continue. This house isn't opulent or new. It's over 50 years old and in need of work. We can't even repair our fence because we don't know when the house is going to be taken from us.

In September of 2009, I was notified that Flagstar had sold my mortgage to Nationstar. When I finally received contact information from Nationstar, they had incorrect information on me. Every year, they have made a mess of my escrow analysis. This year was no different. After dealing with many years of escrow statements from two different houses and several different mortgage companies, they insist that I do not know what I am talking about. They had to re-analyze my escrow account three times this year because they neglected to automatically drop my PMI, as was stated in my original closing documents (contract) with Flagstar. They then used the wrong history information to re-create the second analysis after I called them complaining. Finally, they figured out that they had done it wrong, again! Somewhere between the first and third escrow analysis, they changed my payment date to be a month earlier, a mere 5 days away.
My payment had already been sent for the previous amount. I was shocked to find a letter in my mailbox stating that a payment had not been received. Funny thing, the check had been cashed more than two weeks earlier, but not credited to my account. When I called customer service (at their convenience!), I was told to calm down. "Patricia,” whom I can only assume was using a fake name because I could not understand her "English", told me that a payment had not been received. I explained that my check had been cashed, but no payment applied. I was told that until the full payment (the new one) was made, nothing could be done for me. I needed to call back when they received my check and request the late fees to be taken off. She was not able to explain or even comment on why my payment date was changed. I have never received satisfactory service from anyone I have spoken to at Nationstar Mortgage. I will be doing my best to get out of my mortgage with them as soon as possible. After dealing with several mortgage companies, I can easily say this is the worst so far.

I am going out on maternity leave with my first child. I will be out for 12 weeks, six of which will be unpaid. Despite Nationstar making a mistake with our escrow back in 2007, we have excellent payment history with them and have never asked for anything. They are already ripping us off with the 8% interest, but that is beside the point. I called today to ask for a one month deferment, and take that month's payment to the end of our loan. They are not losing anything. In fact, they are gaining more interest on that payment. I was told no and there are no options for me, and if I am late, I will be hit with a $85 late fee. Really? So that is how you treat people who already struggle but make sure you get your $2,300 every month?
I am 35 years old and this is my first child and now have to go back six weeks early and put my 6-week old in childcare because of this awful company! I am not asking for a handout, not even asking to have interest or payments lowered. All I asked for is to take one payment and tack it to the end of the loan, that is it and they basically told me to go to hell. I am livid and will do anything I can to get out from under this awful company. They are thieves and do not care about their customers, nor are they willing to work with anyone! Clearly from reading all the posts, they are criminals and are capitalizing on others' misfortunes. Disgraceful!

Nationstar calls my home three to four times per day to "remind me" that my payment is due. Also, their late date is after the 16th of the month, but they are also sending multiple payment letters with the same information. The first was dated 4/12 and second, 4/13. I could see sending these letters beginning the 17th or later in the month, but when I am technically not late based upon their terms, it seems to be harassment. Based upon all of the information out there from their customer base, what is being done to curb their relentless tactics against customers who pay on their terms?

We called Nationstar back in January 2012 to ask about a refinance. We were told by the loan counselor that due to some late payments we could not refinance, but should look into modification. He said it would drop the interest rate and if we make timely payments over 12 months we could refinance at that time. We recently received a phone call stating our mod was approved; however, it only dropped our interest a half percent and with property taxes impounded my payment actually will increase $200 a month. How is that helpful? And since our mortgage is not backed by Fannie or Freddie, none of the government programs apply. We just received a packet stating the terms late this afternoon. Of course, no one is available by phone until Monday and we don't want to sign anything yet. Any suggestions?

Nationstar decided to up the amount of our escrow based on their estimation of our taxes by 20%. So, we were told that we were missing $74. We kept getting harassing phone calls stating we had not made our mortgage payment. My husband called, and they told him it was really not the entire monthly payment but this $74 discrepancy in our escrow. They would not provide an accounting of the escrow. The phone operator told my husband that he could just include the $74 in the next house payment. We kept getting computer-generated calls stating we had not made our mortgage payment.
The mortgage and extra $74 were paid, and a few days later, we got a packet telling us the steps Nationstar will take to foreclose on our mortgage. We have lived in our house nine years and never missed a payment. We have never had issues with our previous mortgage company, only Nationstar. The $74 has now cost us 100 points on our credit report. We have never been treated so rudely by any one person or company as we have in a short amount of time by Nationstar. It is convenient that they only recorded one phone call we had with them over this matter.

I have replied to every request that they have asked. I am now selling furniture to keep up with my payment. I was told that I don't make enough to qualify for HARP, which I would prefer. I know I qualify for HAMP! My loan is interest only at 6.5%. Lets be honest. Nationstar can do anything they want to do. There are several condo in my complex that have been for sale for over a year, all in short sale mode. Would the bank prefer that and only get a fraction of what is owed? All I am looking for is to lower my payment and have it affect the principal!

Well I am in the same boat most of you are in. I have been trying to get a modification for two years, been rejected because the employee typed my information in wrong and by the time it has gone through, their rules changed and the forms changed. I have gone through 6 modifications, and if you have been through one, you understand the heartache it takes on you. I went through a trial period and was assured that after making the payment on time for three months, I would be able to have the modification go through.
However I was told today after I contacted them that the template on all modifications was wrong and no one fixed it in a timely manner, and along with a lot of other people, were rejected because of this. I have been waiting on an answer since October, I was told in February that the papers would be sent to me by the beginning of March. I have been paying the trial period since August when it started. When I asked where my money went, he said "To a miscellaneous account.” What!? Another game! They say I have to start over. Oh and be sure to hand in your paperwork within 48 hours.

My husband and I were sought out by Nationstar Mortgage for refinancing to reduce our interest rate. We have a 7% rate and they were offering us 3.25%. In the past year, Nationstar has checked our credit 3 times, appraised the house 2 times. They have denied us the refinance due to "collateral issues". The first appraisal was $175,000 (7/11) and the second was $145,000 (12/11). Our mortgage balance is approximately $56,000.00. The denial letter stated that the second appraiser picked up that the property was a duplex (zoned for multiple-units, unpermitted and unable to find a comparison in rural Georgia). This property is a single family dwelling and is located in North Carolina. Nationstar has been the holder of this mortgage for over 15 years and nothing has changed. We feel that Nationstar Mortgage looked at our age and the equity we have in the home and decided they would drag us down this road until they could come up with something to deny us.
Today, 4/10/12, we received a Pre-Approved Settlement Offer for $50,299.00 which we have no idea what it is for. We are not behind on our mortgage. They are trying to bully us out of our home! We feel we are being bullied by Nationstar as well as being discriminated against, due to our age and the equity we have in the property. We welcome any help or advice.

I never see a body or am I given notice either by mail, phone or in person when the supposed inspection representative shows up. I have asked multiple times for proof of the inspection/visit or when the next one is scheduled to be done so that I can "meet the guy". I just got told no and disconnected. I have sent a letter requesting the same and got no response. It seems that there are never any nice things said about this company. Nationstar was updating their website in February. I tried to log in as usual to make a payment, but the website was down. On February 8th, I decided to call them to find out what the problem was. I was told they were 'updating'. They took my payment over the phone as a courtesy. About two weeks later, I received a call from an agent asking me to make my February payment. He said the account number I provided earlier was incorrect.
Though I've had the same account number for 15 years, I double-checked with him. He insisted it was incorrect. I knew it was not. I tried to explain to him but he did not care. So, with him on the phone I tried to make a payment through their website and their system was telling me the number was incorrect. I said that to an agent still on the phone and advised to double-check their new system as it was not working properly after the so called 'upgrade'. He still insisted it was working fine and I did not know my account number. I told him to try and take my payment over the phone again. He couldn’t and did not know how to use their new system! So I logged in to their website and finally, after I added a check number, a payment was accepted. Or so it seemed.
I received another call at the end of February and the same story repeated itself. So, this time I called my bank and had them on a three-way call with Nationstar. The bank agent confirmed my account number was indeed correct. So, Nationstar said that I did not have enough funds on my account that is why a payment was not processed. Well, I did, and much more. An agent from my bank said there were no attempts to charge my account, after quickly verifying that. So, I made arrangement with my bank for them to send a payment to Nationstar. They did and it worked. However, I was charged a late payment fee and had my credit report messed up.
Nationstar did not make attempts to correct their mistakes and have their involuntary customers (my loan was purchased out by them), to pay the price. I forgot to mention, I called the manager, Ryan ** a few times to check on this issue. He never once answered a call or returned my calls after I left messages. Since June 2011, the nastiness has really started. I have hepatitis C and diabetes, and I am as well crippled. They sometimes call 5 times a day, 7 days a week, harassing me. They always have to get all my information every call, even if I am connected to another person. They constantly tell you they could be trying to collect for debt.
Our taxes were late as they are every year. We always pay late fees but have never been to the point of the county having a lien on the house. Last year, I was in the hospital for care at least 5 times. And my dad died in April. I didn't even go to the funeral in Illinois, as it would cost over $2200.00. I had to pay our mortgage ant taxes by June 30. They had sent notes, saying taxes needed to be paid. I explained they would be paid by June 30 in full and also explained hardships.
Some rude man made a nasty remark and had me crying about my dad. When I asked for a supervisor, he hung up. They drop calls all the time. They said they would open an escrow if I didn't pay them by the end of June. I made the first payment on June 6, the other on June 30. I called when I made the first payment and told them they could check with the county tax people. When I paid the last payment, I sent copies of the receipts to them.
In the meantime, they said they paid $2200 in my taxes and that they opened an escrow and I would have an enormous payment now. They also used my house payments toward escrow and now said I owed house payments as well as late fees. So even if I have paid on time, they constantly have me paying late and charging monthly fees as well as ruining my credit.
I explained this was ridiculous! I had paid taxes on time by June 30 and never signed anything that allowed escrow to be opened anyway. I have been arguing my case since July 2011 and have spoken to at least 40 different people with several saying they understood what happened and would get it fixed. I sought legal help who told me to put it in writing and send it and see if it could be fixed. No! They string you along, charge more, and lie more.
Sutter County Tax have no record of any payment from this company on my taxes. The county gave me the name of the company in California that does large tax payments for Nationstar. I called them and was told there is no record that they made a payment on my parcel in July. They showed a payment of less than $1000 for the first installment due in December 2011, and it was made.
When I told them this, I was accused of getting a refund from the county and using it. Then they sent remodification paperwork twice. I finally worked with Hope Solutions, and we agreed the mess needed to be fixed before I went forward. They actually approved us, but we had to stop the process due to the mess.
On a 3-way conference call that was recorded, they lied and couldn't say where the money went in July, have different amounts that don't add up, and were rude again. They wanted to do the remodification and sweep the mess under the rug. That way, they could collect or cover for all the mismanaged money they stole from us. They sent a paper to sign to allow them to open an escrow if I'm late on taxes. I will be seeking legal help again. I hope I can sue them!

Our loan was acquired by Nationstar 3 or 4 years ago. Every year since that time, we have had nothing but problems with them getting our escrow account correct, and this year is no exception. The first year, we were overcharged. The second year, we were supposed to get a refund for the overage. Several phone calls later requesting our refund and being told that was a mistake and that we actually owed money, we finally reached someone with some intelligence who re-ran our annual escrow statement. We did receive our overage amount. Unfortunately, the next year we were undercharged for our escrow and consequently, had to make it up the next year. Thought it would straighten itself out for the following year, but more mistakes were made. I just printed out the annual escrow disclosure statement for this year to find mistakes again. Even though our taxes are going down, they are projecting them extremely high.
I called to get an explanation, I was told it would have to go through research and I would have to call back in 7-10 days. I have never dealt with a mortgage company that does business this way. Come to find out, they are a collection agency and not a real mortgage company. Nationstar failed to pay my homeowners insurance in 2011 and my policy was canceled. Why are they collecting escrow? Many phone calls later and time wasted on the phone, it was finally paid and policy was reinstated. Now I get a call from my accountant to learn that their Annual Tax and Interest Statement property tax amount does not match the actual tax bill receipts that I received as paid. It's off by over $500. I don't think this company should be in business. This is absolutely ridiculous. I highly recommend anyone who is considering them to run as fast as you can. If this loan isn't going to be paid off in the next 6 months, I would refinance and should have after having problems the first two years.

I am no longer employed. I receive SS and retirement. It's very hard to pay such an over the top payment. I missed payment in December 2011 because I had made mistakes with my checking account. I did not have the money to send for payment because I had to pay the bank back. I contacted Nationstar explaining what had happened. I received a letter from Nationstar dated 12/23/11, stating I may be eligible for a loan extension eliminating past due amounts. I was happy because I was just going to try and continue paying the huge amount even though it was a big strain. I called for more information regarding this letter. I was transferred to a very rude customer service worker. This woman told me to basically disregard the letter and send Nationstar approximately $2,420.00. I must state I sent this company $1000.00 in December 2011 minus the $620.00.
Anyway, I contacted Nationstar through the mail complaining about the this woman. I stopped trying to call this company because they would just disconnect me. In January, I received a letter dated January 3 stating I could lose my home even though in January and February, I sent the full amount of the mortgage payment including late fees. I wrote this company another letter stating I only receive SS and retirement and no longer employed because of health concerns. Surprise! I received yet another letter dated February 9, 2012 stating I may qualify for HAMP assistance. I had my reservations, but I sent in all the paperwork they asked for including my counseling with a housing counselor, monthly bill health insurance - everything they required. Information was copied and signed and I mailed documentation on 02/14/2012.
On or around February 28, 2012, I received a call from yet another very rude customer service worker from Nationstar, asking if I was going to send March mortgage payment. I stated I was, but my retirement check is deposited on the first and that is when I would mail the check. At this point, I was trying to hold my temper and be calm because he was talking to me in a very rude and very intimidating way. I asked him about the Making Home Affordable Program I had applied for. This man stated I did not qualify for this program because I did not obtain the house through FHA. Please let me inform everyone, if it was not for the Federal Government and Fannie Mae giving me $8000.00 for down payment and closing cost in 2002, I would not have been able to purchase this home. When I was called eleven years ago stating I could look for a home, I was so very happy. Thanks to the USFG and Fannie Mae.
Over the years, I admit I have made mistakes with refinancing and modification companies who have ripped me off. I am 63 years of age and I have learned my lesson the hard way. The last three mortgage companies have been predatory lenders. Taylor, Bean and Whitaker, RoundPoint and now, Nationstar who is by far the worst. I just mailed Nationstar $1,619.98 even though I have paid the full amount since 01/01/12. This unethical mortgage company is still trying to start foreclosure. I do not know what I am going to do. I contacted the counseling service for assistance as well, but I'm dealing with a predatory company who enjoys intimidation and preying on minorities and the elderly. I just received a call today, Sunday 3/4/2012, from Nationstar. I need help so bad Nationstar needs to be investigated by the Federal Government. They treat people so bad and it needs to stop. On 2/16, we received a call stating our payment wasn't received. I mentioned to the gentleman on the phone that we paid a less amount because of the letter we received for and he went on to finish my sentence "trial payments" and that the "paperwork must not have caught up yet " Well today, 2/29, I received my regular statement and it showed we have not made any payments since January (I have made my February payment and my March 1st payment).
My husband also received an automated call, telling him to call them at his earliest convenience. So I made the call this afternoon to find out what's been going on. The gentleman (Shawn) who "helps" us, pull up our information and proceeds to tell me that we are not on the trial payments. I informed him we were, as we had received the letter indicating we were. He said that he was going to research it. He put me on hold, came back on the line and said that there was another test they had to run and that he was going to transfer me to that department. No one answered, and when Shawn picked back up the phone, he stated that we were in the trial plans, and now we were not pending this "test". No one ever called us to let us know, and we didn't fall out of compliance with the requirements of the trial plans. Now, we are expected to pay late fees, and come up with the difference of the loan, instead of the original agreement where the payments would be reduced by interest, and the remaining payments (from the other portion of the trial payments that weren't paid) would be absorbed into the loan. I asked to speak to a supervisor. I was put on hold again. . . Later, Shawn came back on and said that there was no one for me to talk to. Anyways, we have this letter, this "offer" from Nationstar, and in order to accept it, we had to make a payment, which we did. According to the terms of this offer, there were certain things that could disqualify you, and we did none of them. Shawn stated it was a "mistake".
We have been trying to get help with our house for over three years now when our income reduced to 1/3 of what we made before, and put our income about $800 below our expenses. We applied three times for the MHA program; in which case, they lost paperwork, would request additional documents days before the deadlines, and sometimes the deadlines for certain needed documents would lapse without our knowledge until we received a rejection letter. This was our first glimmer of hope and it was a mistake? Really, how stupid do you think I am Nationstar? Most of your customers might think that story makes a lot of sense, but it is so convenient to not have the same people dealing with the same customers, and it's so convenient that no one is available to talk to. I don't know how they stay in business. This is the worst customer service I've ever received. It's hard enough loosing everything you have and then have to deal with them.

Nation Star does not apply the money I pay each month that is over the full amount I owe. I have noticed in reading the complaints that no one has filed a complaint with The Office Of the Comptroller Of The Currency. I am going to do that so I can get some attention. I am not young, I am supporting my son and my 89 year old mother. I wanted to reduce the amount I owe by making extra payments every month while I can still work. I have reported bad service and mistakes on mortgages to The Office Of the Comptroller Of The Currency in the past 2009 and they pay attention. Have your information ready so you can cut and paste it because the web site you post your complaint times you out in 20 minutes.

Nationstar Mortgage acquired my mortgage approximately three (maybe more time has lapsed) years ago. I stopped receiving a monthly billing statement since the acquisition from my original loan holder. I have made diligent attempts including correspondence with the Banking Commissioner of the State of CT, correspondence with the State of CT Attorney General and an Attorney. Nationstar made written promises to investigate and comply.
I continue to receive no monthly billing. I have been refused online access but can make payments through a series of button pushing. I have had financial issues and have been tardy with my payments, the consequences of the economy and self employment. But, I am current to date. Their tactics are unusual and should be considered illegal. I just don't understand how their way of business is acceptable to Banking and Consumer Guidelines. Nationstar should be held responsible for these practices. I am completely astonished and dismayed. I am hoping someone can explain this practice to me.

What are they doing with the monthly insurance premium payment they are collecting if it is paid in full for 2012? We cannot get a statement of escrow payments received from us and payments made by them out of this account. They add fees for things you don't even get a statement or notification about. Of note, they will call you five or six times a day if you are two days late on your payment! Please help. There's more to this story. I was injured during spine surgery and am now disabled. They refused to help us modify our loan after losing $75,000 in income! Guess you qualify only if you have no money.

My second mortgage got sold to Nationstar last year from Principal Bank. Per the terms of my note, the payments are due on the 15th of the month, past due on the 30th of the month with late charge assessment and delinquent after 30 days. I get paid twice a month at work and, as such, pay my first mortgage payment with the first paycheck and then pay my second mortgage payment with the second, which typically is received by Nationstar between the 20th-25th of the month. Since Nationstar took over the second mortgage, they will begin calling me on the 20th of each month several times a day, both at work and on my home (cell) phone.
I requested last month for them to stop calling me at work and to remove my work number from their database. I even spoke with a "supervisor" regarding this and was told my work number would be removed. I again just received another phone call here at work today (when I initiated my banks bill pay on Friday, 2/17 and considering yesterday was a federal holiday, they should be in receipt of my payment today). I can understand them calling me if my payment went past the 30th of the month and I was in jeopardy of going 30 days past due and delinquent, but they begin calling me multiple times a day within 5 days of the payment date, which I consider harassment! I have never been delinquent on any loan payment and their reviewing my payment history would reflect this.

I, too, am a victim of BOA selling my loan to Nationstar in December 2011. After I got over the horrible website and having to pay Western Union to pay my mortgage in January 2012, I got a notice from a credit bureau that I was 30 days late on my mortgage. I was baffled because I knew I made a payment. Well, after three phone calls (the first guy had an attitude and I think just put me on hold long enough until I would eventually hang up), I was told that the checking account number used online with Western Union was entered wrong and therefore there was no payment made. They said they notified me, but they didn't have my correct contact information.
I told them I wanted the notice to the credit report removed. I have excellent credit and I wasn't going to ** it up over a bogus error. My credit score plummeted instantly. I made the payment again on the phone with the rep (that has not yet shown up anywhere in my checking account nor is there any record of that great website of theirs) and told them I wanted this removed from my credit report. The second customer rep who was nicer, but not any more effective, said that she would submit a dispute. I was put on hold for 15 minutes just so she could tell me that a manager would have to review my loan, a loan they have had for two months. I've worked hard to keep my credit in good standing and now I have a negative report because of a Western Union payment (weird to begin with) was made with a checking account that had a number wrong (allegedly, I have no proof). I've already disputed this from the bureaus and wrote a letter to Nationstar. But based on all these other emails it looks like this will not be resolved, if at all, very easily. I'm also very upset with BOA. I was a loyal customer and never over 30 days late with a payment (and that wasn't easy at times) and this is what I get.

Unfortunately, I have been with Nationstar Mortgage for over two years now. My husband also lost his job, three years ago. When this occurred, I immediately contacted Nationstar Mortgage for the HAMP. We tried three or four times to apply for this program. The first time, we sent so many forms it was ridiculous because they kept "losing" our paperwork.
We did not continue at that time. It was May 2010. We continued to have a major loss of money while my husband and I were trying to figure how to make more income for our family. We tried again for a second time. The same thing happened again. They continually "lost" our paperwork and I would end up so frustrated. We received a letter stating that we were not qualified for the HAMP loan. We found out a year later that this happened because we supposedly did not turn in all of our paperwork.
This past summer, I tried again because we were still low on income. We also ended up with a late payment. From August of 2011 to January of 2012, we tried valiantly to do the HAMP program. This time they lied, harassed, "lost" our paperwork several times over and became fraudulent. I cried, stressed beyond any stretch of the imagination from Nationstar. I called the FBI. I wrote to Fannie May and the BBB. I got nowhere with any of these place because Nationstar lies and is fraudulent. I would become so stressed that I would not sleep at night. They need to be investigated. They need to be make accountable. I hope a lawyer contacts me after they read this letter.
It is long now but to go into all of the details would make this drag forever. I tried to call today to see if I could found out something about my loan and they told me that the whole computer system was down! How can that be? Please help bring them down. I will do whatever you need to make this happen.

I contacted Nationstar about a refi on my loan. When I was told I couldn't they quickly referred me and "sold" me to the possibility of a Loan Remodification government program. It is impossible to write on here the nightmare this company put me through, but will try and highlight the most important.
First, I want to state that I was not in default on my loan and found out much later in the process that I should not have been steered toward and approved for the program. I was guaranteed a savings of at least $200 per month and no affect on my credit score (which was excellent at the time). The process took over two years with Nationstar putting me through 4-5 "trial" periods, only to end up unapproved each time due to errors made on their part. At one point in the process I was told that I was approved, instructed by at least 4-5 individuals not to make a payment while my loan was being re-written by Fanny Mae. Told if I did that I would again be thrown out and have to start over. I called constantly because it made me extremely nervous not making a payment. Upon my demand to speak to someone in charge of the MHA department, I was connected with Matt ** (phone number **) who discussed my case with the Nationstar VP in charge of the department (Mr. **). I was told that I was not approved and that he (Mr. **) didn't understand why I would have been told I was. I read him dates, times and names of all who told me the exact same thing... "under any circumstances, do not make a payment!"
At that point I was in default on my loan, my credit rating plummeted and my anxiety went off the charts. I quickly made an effort to bring the payments current. I was told that I would have to resubmit my application and start over. Mr. ** told me that he spoke to Mr. ** about my concerns and that during this next trial period Mr. ** would personally oversee the process for me. As if it were possible, things got really strange at that point. Upon entering the last trial period (I think #5) I was told I was approved before I had even made my second trial payment. When trying to contact Mr. **, he did not know anything about me or my issues. I was told my new interest rate would be 5.75% (my old loan was 6.25%). When I asked why the rate was so high (because there were 3 & 4% loans out there) I was told by Matt ** that "they" decided what "they" thought I should be paying and then dropped my rate in increments until they reached that number.
My house payment dropped less than $50 a month! I make far less now than I did over 2 years ago when I originally applied and was promised at least a $200 monthly savings. I received no new loan papers. No official called of being approved (I had to keep calling). In respect to my credit rating, I wrote letter upon letter and Nationstar finally adjusted their records to show I was not in default. That was the one and only thing they seemed quick to try and remedy. That was after I made a threat of seeking legal representation.
Early in the process when they kept making my loan current so that I would not be approved, I started writing letters. To Nationstar, to the MHA Program, to President Obama and to all the congressional reps. I received replies from Obama, Feinstine, a call from Jeff Denham's office. Unfortunately all referring me to the Making Housing Affordable Program, paying no attention to the fact that that is what I was complaining about in addition to Nationstar's misrepresentation of the program and committing fraud. I have complete and thorough documentation of the conversations with Nationstar, dates, times, names. I have copies of all my communications and all responses received. I have confirmations of faxes sent to Nationstar. I filed complaints with the Housing Commission, the local Attorney General and the State Attorney General's Office. I filled out a form with the State Attorney General asking that I be included in any actions taken against mortgage companies who misrepresent such programs.
I met with a lawyer Catarina ** at ** who agreed to represent me but wanted a $5,000 retainer. I cannot afford to pay that. She was impressed by the fact that I had such complete and thorough documentation and that I wasn't someone who sat in her home for a year not making payments and then was trying to find help. She suggested I try to find some way to get my "story" out there and get some publicity that way. I did contact local radio and TV stations that were addressing this issue at the time but got no response from requests made of national programs such as Good Morning America, etc. In addition I contacted several lawyers asking if a class action suit could be filed. They either did not respond or told me they do not take on foreclosure cases. Mine is not a foreclosure case!
The final consequences were that I spent over two years of my life in frustration and horrible anxiety trying to get the process completed. Nationstar took my time, my credit rating and ultimately my sanity! I ended up no better off than when I started with a house payment of $1700 and an interest rate far above that promised and those available out there. I was lied to. At one point there was a note pinned to my front door, handwritten "Karen **, Confidential" with a small note on the inside saying that Nationstar needed to talk to me. It sounded like I was avoiding them when in fact I had talked to them almost every day prior to finding that note on my door! They treated me very badly and often tried to play the "maybe she will just give up" card. I feel they committed fraud in addition to misrepresenting a program that was designed to help people in need. My pay has been cut due to budget conditions in the County I live (I work for the County) and my house payment is again more than I make on a paycheck.
I feel I purchased my home over 7 years ago within my means at the time thinking (as everyone) that I would continue to get raises and not knowing the economy would tank. I put every last dime I had been given as an inheritance as a down payment ($85,000) thinking it was safe. I wanted to draw off of that to re-roof my house (badly needed) and put in new windows only to find it was gone! My depression took me to running up credit cards, going on strong antidepressants and visits to my physician. At the time I was lied to and went into default on my loan I was at an all-time low and jeopardized my job. I have a 28-year-old son with Down Syndrome who lives with me. The thought of not having sufficient income to take care of him and the possibility of losing my home took its toll on me physically and mentally.
I strongly feel that Nationstar should be held accountable for their actions. They clearly committed fraud. I have evidence that they lied to me for a period over 2 months. They sold me on this program. I did not pursue or ask about it. They misrepresented the program. I have no new loan papers, thus I wonder exactly what did go on to bring them to quickly putting me through the approval process on the last trial period? I feel I deserve compensation for my time and the anxiety caused in this process. I feel I deserve an interest rate in keeping with what is available out there (somewhere between 3-4%). I deserve an apology from Nationstar. I have plenty of family members and friends, and a physician, who can attest to what this put me through. I feel I did everything in my power to bring this issue to the attention of our Government and agencies involved. I have proof of written communication and responses to prove it. I am begging for someone to help and hold Nationstar accountable. It seems to be a "taboo" subject that no one wants to tackle. Please please help me make this right and get the answers that I deserve.

We have had our loan with Nationstar for about 7 years. Beginning December 2010, they started adding escrow to our payment (which doubled it). I had made every payment on time! I talked to several customer service (yeah right) reps about this increase, and explained that I couldn't make the December payment, as they had doubled it for escrow. The reps all told me the same thing, "don't worry about it, just pay the regular payment, and we'll check on it".
I called in December, January, and February to get this straightened out. I finally got a supervisor, and she told me to send in proof that I had been paying my payments as I had told everyone! I sent in the information (over 40 pages of their own statements), and waited, and waited, and waited. I called every week to get an answer, and they always told me that they would have an answer in 5-7 business days. Finally in July, I got an answer, and my 'appeal' had been denied. They continued to show me past due by 2 payments.
I made arrangements to make up the 2 payments, by paying extra on my regular payment. It has been in "suspension" since then, and nothing is being done about applying it to my payment, and they are still showing me late! I just talked to "Richard", and he said he would take care of it, and apply it to the late payments, and to check back in 5-7 business days. That's not the first time I've heard that story. I guess we'll see if he applied it to the payments. and, of course, I've racked up late charges since December 2010, amounting to over $1,500. Of course, they won't back those out either!

I was confused and called Nationstar and was told that it was because I never paid my first mortgage payment when my mortgage was sold to them. I told the customer service rep that I did and faxed her proof of payment. I thought all was well and sent in my regularly scheduled amount for May 2011. I then received my June statement with the same problem--the $700.00 increase. I called Nationstar again and could not get a straight answer for the increase.
Then, after several phone calls, a customer rep told me it was because I did not pay my taxes. I was confused. Nationstar is supposed to pay my taxes through my escrow. The rep could not explain exactly what happened and I was forced to pay the increased amount. I never received any letter explaining what happened and received a bill from NYC Dept. of Finance saying I owed $5,000.00 in property taxes. What I do not understand is that if the taxes were not paid, where were my escrow payments going?
Now, this increased price does not have a time limit, Nationstar sold my mortgage to another company and won't speak to me about the problem. Nationstar has also put two 30-day lates in my credit report for May 2011 and June 2011, even though I paid in May what I owed and paid June as well. I faxed over a letter with my information to request that they take those 30-day lates off as I cannot refinance my mortgage because of them. That was on Dec. 12, 2011 and after several phone calls with promises to take care of it, the request by me has not even been sent to the correct department. I am feeling like I am being scammed as far as the increase goes and am being punished for their mistakes.

Finally, I was notified in November of 2011 and was told I did not qualify for this either. If I could not come up with prior payments due by November 2011, they would do a short sale on my home. I could not believe what I was being told as I only owe $11,000 on my home. My mortgage was sold to Nation Star from Bank of America. It has not been an easy transition, but not half as difficult as some of the reviews I have read. All I want to do is set up auto pay from my savings account. I filled out the form with all required information and faxed it in. I get a letter stating I needed a letter from my bank since I wanted to draft from a savings account.
It never specified what needed to be in the letter or why I needed to even get one. I then called the customer service center to ask what details need to be captured in the letter and the rep kept telling me I needed to send a copy of a check! After telling him for the 3rd time you don't have checks with a savings account, I asked to speak with someone who could explain the situation to me. The supervisor also put me on a "1-2 minute hold" to only come back and tell me that I need the bank to "verify" the account, even though I offered her all the information.
To top this experience off, she "cheerfully" tells me that I could have done this online! After collecting myself, I explained that they needed to modify their letter stating this as an option; better yet, have it listed as an option on their website (which it isn't). Finally, when I gave her feedback about the first rep I spoke with, she stated, "I will get on him for that!"
They are the worst! I now, more than ever, have even more disrespect for Bank of America. They have no respect for their customers to sell the loans to this type of company! They don't care--not like they ever really did! On a different note, how about how they continue you call your house asking you to contact them, but they are always leaving messages about calling during times they aren't open! I was told that if you don't make your mortgage payment on the 1st of the month, they will call you every day, several times, until you make your payment! So much for a grace period!

Wow, this company is something. I have a BK from 2008 that has been discharged. At the time our home loan was with CitiMortgage, and they requested a re-affirmation for the loan, to which the BK Judge responded that it was "inappropriate" for them to request a reaffirmation, as the loan was never part of the BK and therefore in keeping with California law, did not need to be reaffirmed. Servicing rights for our loan were transferred to Nationstar in about Dec 2010, and within a couple of months we stopped receiving statements and were blocked out from our online account. Turns out that they started a new policy to not deliver any loan information to former BK clients unless they have a reaffirmation.
So after several months of dickering with them, we sent everything we had on my BK, and they finally starting sending statements and allowed online access. I thought it was all good until I checked my credit back in Sept or so 2011, and found they were reporting the loan as discharged and with a zero balance! I have taken the steps to correct, including filing complaints with the credit bureaus, but no change. I started calling them in November, and would be told that it would be investigated, but it was never changed.
I even verified with a C/S rep in late Dec. that they have the BK docs and letter from my BK Judge. So, I finally spoke to someone in their BK Department today, and she informed me that they will not be changing the way they report my status, as it is their policy that unless a reaffirmation was requested during the BK, and a reaffirmation filed, they will not report at all! I asked what would happen if I stopped asking payments, and she said that then the company would be forced to foreclose on it's lien.
We also cannot submit from our BK, as they will only accept what the Federal Government has on file for the BK, and on top of all of this, our C/S should never have accepted our documents or started delivery of statements or granted access to our online account. You gotta be kidding me! Even though they had a copy of the letter from my BK Judge, they won't accept it and it's against their policy to report correctly. Holy smokes. Calling my lawyer next, but if you have a similar situation, let me know.

As with the many other complaints against this company, our loan was "sold" to Nationstar. There are so many similarities between all the complaints. They paid my insurance from escrow, even though I had insurance from State Farm (and had State Farm send them the info). They also stepped in and paid the county taxes without our knowledge, even though we were not delinquent. We were struggling to make the high mortgage payments but do not recall ever missing a payment. We kept getting letters stating that we owed money (the paper said like $3800). But when we went to modify the loan, the paper stated a huge amount. I believe it was $30,000!
We then decided to do the "making home affordable" option due to the money owed as well as foreclosure threats. But now the payment is higher than what we were originally paying and it is only good for 2 years. My loan amount went from $143,000 to $168,000 after the modification. The house only appraised in the $130s. Really? I was behind $30,000 and was not foreclosed upon sooner. I admit; I am not the smartest when it comes to understanding loan terms etc., but I honestly feel something is not right. I read so many complaints on Nationstar that my eyes got tired. Well, here is another one, my own! Like some many of you, my mortgage also was sold to Nationstar. Due to a loss of income, we were making our payments late for about 6 months. However, they never reached 30 days. I had been trying to get Nationstar to help me with some type of relief. I was told that it was nothing they could do. Then I got a call from them in Dec of 2011 stating that I could apply for the HAMP but it had to be in before the end of the year. We submitted all the information as requested and were told that we would get an answer in about 2 weeks, but no longer than 6 weeks.
They suggested that we check in weekly. Just like the previous months, they starting calling me about the December payment; each time, I shared that we were in the HAMP process. It seemed each representative had a different collection angle. One told me that even if I was approved, that I still would have to get caught up on any previous months' balances before I could use HAMP. How stupid was that!
I called the bank about every 3 days to check on the application status. Each time I was told that it was in process. Then during the second week, I spoke to a gentlemen in the bank's HAMP section. He told me that everything looks like you are approved (this was on January 6th). He gave me my new principal and interest payment and a guess on what the escrow will be. He said that they needed to get the amount back from Escrow department before he could give me the exact number. He shared that our new payment would go into effect February 2012. That we would need to make the payments on time for 3 months and then they would convert it permanently in April 2012.
Since we were paying $1920 per month, our payments would drop to around $934 ($634 Principal and Interest plus around $300 escrow). The new payment would include all past due balances (December 2011 and January 2012) and all late fees. We were excited and re-charged! This new payment would now allow us to get caught up on some other bills.
Then the next week, just about 4 days later, I get a call from the bank asking me for the payments for December and January. I shared with the representative that we were in HAMP and we were just waiting to get notified as to what the final payment would be per the conversation on the 6th of January. Then she put me on hold for about 1-2 minutes. When she returned she said, "Sir, you have not been approved." I told her that that was impossible, that I had just spoken to them on Friday (4 days earlier). She said, "You have not been approved and we need your payment for December and January's is due in a few days as well." I told her that I wanted to talk to one of their HAMP persons.
I was finally able to get in touch with one of the persons that I had sent the initial paperwork too. I told her what had happened. She told me that the individual should not have told me that I was approved. Then she began to tell me that the bank was concerned that I could not make the $934 monthly payment. Keep in mind that I was already paying $1920. I told her that this was insane. She said that it was nothing that she could do. I asked if she would transfer me to a supervisor or manager and she refused! Now the bank's representatives are calling again asking for the payments.
Any suggestions on how I should handle this situation?

To date, since I purchased my home in 2007, I have had 4 mortgage companies. This is not by my choice. In November 2011, my mortgage was transferred or given to Nationstar by Bank of America. Since then I have tried to contact both to get information about my escrow account, loan balance, amount of payment, and loan activity. The only answer I have gotten from nationstar is pay your normal amount. I have called every week since this transfer and I have talked to numerous individuals. Some were nice, some were not so nice. The end result is always similar. We will mail the requested materials. As a result, I am unable to file my taxes properly. I have filed a complaint with the State of Wisconsin Department of Financial Institutions and I am waiting for some resolution. If I had a choice Nationstar would never receive my mortgage or a dime of my hard earned money.

Introduction: This complaint alleges inter alia that Nationstar Mortgage wrongfully foreclosed on real property commonly known as **. Specifically, Nationstar repeatedly and falsely told Plaintiff that his loan modification was either in-process or had been approved, failed to inform plaintiff that his loan-modification application had been denied, and that this failure prevents plaintiff from exercising legal rights, including but not limited to, Chapter 13 bankruptcy, that would have allowed him to retain title to his home, which he largely built with his own hands.
Keith demands a trial by jury. For these reasons, the Court should vacate the Foreclosure Sale, restore title to the Home to Keith as title existed prior to the Foreclosure Sale, award Cabaniss economic and punitive damages, award Keith all costs and attorney fees incurred in this action, and award Keith all such further relief that the Court deems as is just, proper or appropriate.

I was in the process of a loan modification with First Horizon Home Loans. As of July 2011, my mortgage is being handled by Nationstar Mortgage. I received a phone call stating that my modification had been approved. I have not received any paperwork regarding my loan, they are now saying that my loan is past due, stating my previous mortgage company is saying that my June payment was not made. I have e-mailed all copies of payments to a customer service representative. (I speak to a different representative each time I call).
I now can't get out of the voice prompted message center to speak to a human. They won't let me speak to a supervisor when I have gotten through their voice prompted nightmare in the past. I continue to get numerous, daily collection calls because they are still showing my account as delinquent. I have also noticed that online, my total mortgage has increased $10,000.00. I am extremely frustrated. Nationstar Mortgage is a horrible company to do business with.

In summary, Nationstar created a problem when there was none. Based on the artificial problem, unjustifiably ruined our credit so that we cannot refinance or take advantage of government programs. The artificial problem? Nationstar paid our insurance that we had already paid 2-1/2 months earlier. They paid from our mortgage payment (principal and interest) which is in violation of our loan agreement. Thus, it looked like we did not pay our mortgage. They immediately reported to credit bureaus, ruined our credit. They gave us to a collection agency. We refunded the unnecessary insurance payment to our Nationstar account. The collection calls continue to collect monies we do not owe. Our credit remains ruined.

After reading these complaints, it is appalling that so many are having the same experience as my family. Like others, we did not choose to do business with Nationstar. Rather, Nationstar purchased our mortgage from AIG. Since that time, it has been one bad experience after another. In the past few months, the company has started calling our house approximately six times a day after the 6th of the month, to inform us that we are "late" on our mortgage. They also call my work twice a day. Like others, we have a grace period until the 16th of the month, after which, a late fee is charged. I have filed complaints with the BBB and the Texas Attorney General's Office, and would encourage others to do the same. It is shocking that a business is allowed to get away with this.

Nationstar wrongly charged me $153 more for the month of November and December 2011 for insurance lapse. However, my insurance never lapsed. I called my insurance company (Farmers). They mentioned that they sent the hazard insurance information to Nationstar as soon as the company took over from Amturst (which is so unfortunate that we have no say in this transfer) and have been updating them with renewals, etc. So, it does not make sense that they have no idea about my hazard insurance. I see that they have done this to other clients. This is clearly a predatory practice, so customers can screw up on their credit and then have no choice of leaving them or refinancing with another company.
Anyway, they reported me to the credit bureau since I paid $153 less (wrong charge) to them for November. I asked them to fix it because it is a wrong charge and my insurance really did not lapse. It is giving wrong information to the credit bureau on my capacity to pay my dues. Also, I found out that the extra $24 that I pay towards my principal was not actually added to my principal but was kept in a savings account. I am wondering if they made money on this amount. They tell me they did not know what to do with the extra amount. Is this a joke or what? I have been with many mortgage companies and they automatically credit the extra amount to the principal or at least return the extra money to me. I am just amazed how a company like this can survive.

Like all the others, I agree that Nationstar Mortgage, LLC, herein referred to as Inept, provides poor customer service. Well, the servicing was transferred from First Horizon Home Loans, my original lender, to Inept. At the bottom of their welcome letter, it stated that this was an attempt to collect a debt and unless I challenged it, they would presume that the debt was valid. I asked Inept to validate the debt.
Four months later and I have not made a payment as they, Inept, has not been able to validate the debt under the Fair Debt Collection Practices Act, the Dodd-Frank act or the New Mexico Uniform Commercial Code. They keep trying to lie to me as their low-level representatives have a scrip full of misrepresentations. One even told me that they have all the original mortgage documents. When I told this representative to patch us into the supervisor to verify this, the supervisor was the only one on the line and the supervisor had to say the representative was lying in so many words.
If you ask them to verify the facts, they tell you they will fold! They also tried to say that Freddie ** was the investor. Hmmm, not really as they just guarantee loans for the most part. Freddie ** said that they were the trustee but could not say for whom!
First Horizon refers all the calls to Inept. I have written Anne **, Chief Compliance Officer, General Counsel, Exec VP and asked her to provide me with the legal owner of my note, where the note is, and who is the beneficial owner of original mortgage note. Nothing so far as I am sure that no one knows where the note is. Based on that, how can I make a payment not knowing the real owner? Also I copied my state Attorney General all of the letters I sent asking for debt validation. The AG acknowledged the letters but as I have not paid a payment to Inept there is no crime yet which is fine. I will file a quiet title in another five months or so as I am sure First Horizon Home Loans, Inept and Freddie ** will not be able to tell me who the owner of my mortgage note is, where it is held and how did it get there?
My quiet title action is to tell all about the fraud that the banks are committing. I am getting everyone educated to the problems of banks using fraud to foreclose. I'll help folks to fight back using uniform commercial code, Frank-Dodd Act and the Fair Debt Collection Practices Act. Read these acts and use the law against these criminal enterprises.

My parents have always made their house payments, I have record proof of it. They called my mom back in August of this year and told her that she had a credit of $800.00 in her escrow account. They asked her what she would like done with it. She asked them if they could apply it to her September payment and she could send in the rest to cover it. They said no problem. So September comes and before she sent in the difference, she got a foreclosure letter stating that she was behind $2623.98. Like I said, she had never ever missed a payment. We called them and (finally) got a hold of somebody. We asked them what was going on and they said we owed $1805.00 (a different amount then the paper stated) and the automated recording I got while waiting said $2100.00.
So I asked why she didn't know and put me on hold for ten minutes. When she finally came back on, she said she would get back to me about it. I also pointed out to her that there were payments shown on the records I requested that says they were paid from a forbearance account. But I have the receipts showing that she paid herself for those months. Also their records have tons of late fees that shouldn't be there, they have on their print outs that some of her monthly payments were applied in a lower amount than was paid (I have bank statements proving the actual amount paid). They are sanding people out to her house to take pictures and insisted that my mother who has severe asthma walk out to the road to get a paper stating for her to call right away. She did and all they can say is that she owes the money but they wont explain why or prove why.
She got a call from them about 4 years ago saying that she was $600.00 behind on her taxes. They gave her the option to pay all of it at once or just add a little extra each month until it was paid. So instead of paying her usual $985.03 she started sending $1076.00 (that was what extra she could afford at the time not what they recommended) a month to pay it off. But it did not stop there because they changed it to where that was her new amount every month since. Now because they can't or won't explain just what it is that she owes, they say she has until the 11th of December to pay or get out? Well, merry flipping Christmas to them too!
Any suggestions where to turn for help? Or maybe where we can file a class action suit against them? Someone needs to do something to stop this because i don't want my parents to loose their house especially since they have paid faithfully every month, and I hate to think of all the people they have already rear ended so far. I wonder how they would like it because I would certainly like to rear end a few of them.

Five years ago, we bought our house with Flagstar. Without our knowledge, we got sold to Nationstar Mortgage. We have continued to make payments through them, normally without any trouble. In February of 2011, Nationstar contacted us and said we had a shortage, all of a sudden, on our escrow account in the amount of $900. When I questioned why we automatically have this due, the representative stated that it is normal for this to happen. She said that if we choose to spread it out over the year, our payment would go up $175 extra per month. But if we pay the $900 in full at that time, our payment would not increase. So of course, we paid the additional $900 in addition to our regular payment.
The following month, I noticed that my mortgage payment increased $75, so of course I called them back. They explained that the mortgage still would need to go up an additional $75 to cover the escrow shortage. I didn't understand why, but I figured they knew what they were talking about. In August 2011, we realized that we were not going to be able to make our August payment on time as I am in college full time and my husband is the only one working. We immediately contacted Nationstar before the end of August to find out what our options were. We entered into a payment arrangement where we would be paying our full payments starting on September 30th, 2011, and an additional couple hundred each month for 4 months to pay off August's mortgage.
Everyday we continued to receive harassing phone calls on both the home phone and cell phone even though we made a payment arrangement and were told that we would not receive the harassing calls daily. Sometimes they would call 5 or more times per day. When September 30th came, we paid as agreed and the harassing phone calls continued, asking for more money. I told them that if I had more money, I wouldn't have needed this so called payment arrangement that they put me in.
So two weeks later, on October 12th, 2011 we decided that even though we just made the first of 4 payments that we agreed on, we were going to stretch ourselves to pay the balance on the August payment in full at that time, plus our October payment in full and while we were at it, we paid our November payment. I paid over the phone for a small fee and the representative was understanding (or so I thought) as I continuously clarified that this was what I was paying and she stated that she would 'note the account' that I was paying off my payment arrangement, my October payment and my November payment. I would not be due again till December 1, 2011. I was very adamant that she understood me. She did try to weasel more money out of me for late fees, etc. but I was firm that this was all I could do and I would have to work on the late fees as another time.
The house was quiet for 2 weeks. And then the phone calls were coming again. Since I am so used to ignoring Nationstar (or toll free numbers in general), I haven't been answering the phone and was unaware of what they wanted. Finally today I get on my account online to see what they're fussing about and it appears that they are trying to fraud me in the amount of what I last paid. My account says that my last payment received on October 12, 2011 was $973.79. However, I was sure that I paid over $2000 to them. So I called my bank and double checked for the payment to Nationstar on October 12, 2011; the bank verifies that it was exactly $2056.36. Where is the other thousand some odd dollars that I paid them? The bank verified that they can fax Nationstar a copy of the statement showing what I paid. So I have emailed Nationstar and I have yet to hear a response back.
I am certain that this company is defrauding me more so now than ever as the last payment received isn't even the correct figures. If a class action lawsuit is filed against this company, I would like to be a part of it. The representatives all give different stories each time you call, they sound like they haven't even finished high school and I doubt they even know what they're talking about. In the meantime, how do I go about getting my loan transferred to another company?

It has been months of trying to get them to understand to stop sending it to my ex-husband because he doesn't give me the statements. The representative told me that I have to go online and print my statements every month now. I was like, why would you send it to my ex when I am telling you to just mail the statements to my house and I would send legal paperworks showing that I have a quick claim and it is my house. No one wanted to listen that I finally got one statement. Now, a few months later, I have finally gotten the whole big mess that I have been in with my ex almost fixed, and all the bills caught up that he left unpaid that I was unaware of. I have been doing all I can to keep the house within 30 days of payments. I have my payment due on the 1st and got a grace period until the 16th.
Today is November 6, 2011 and I got home from church and what do I get? I get a call telling me that I am late on my payment. I told her that I have until the 16th. Melissa told me, "Yes, you have a grace period but I will be calling you everyday from now on after the 6th." I told her that I get paid every 2 weeks and I will mail a check but she continued on and I have never been talked to so rudely by a company ever. I have told her that as soon as I get my stuff in order which I have checked into other mortgage companies and banks, and it will take me about a year to get it. And that I am going to refinance under my name alone to take my ex-husband off and I will not refinance through his company and that if anyone asks, I will tell them to stay far away from this company.
I emailed about the statements after I had that call but I never got a response to my email. I read reviews and it looks like other people are having the same issues with this company. I just hope that people read these reviews and stay away from this company. As soon as I can, I will get away from them. I think it's horrible that a company will call people who are not really late yet or call people bugging them, when they are trying to get things caught up then there are people who haven't paid payments or even try to get caught up but they don't have to be bugged with calls on a daily basis. I hope this company eventually gets investigated. They are not someone I will ever deal with again. As soon as I can, I am going to take my loan and go somewhere else.

I lost my job over 18 months ago and kept my loan to date with First Horizon until the last two months when all my savings were gone. I was fortunate to get a job and get back on track . I was only two months behind. I had worked out a deal with First Horizon to pay a month and a half payments to get back on track. They were great to work with. Then Nationstar took over. I explained to them my situation. They came off like "thugs" credit collectors.
I was finally able to work something out with them when, then bam! They made an error and even though I had a confirmation for a full payment and a confirmation for a second payment 15 days later, they instead took a payment and a half's amount without my authorization. I have been left with out a cent for 4 days so far and a few insufficient charges with my bank. I have called and tried to get an answer along with a letter sent right away with no response. I see this as theft. No different than a retailer clerk tapping into one's account making unauthorized transactions.

When I asked customer for help, I am told it was sent to research, that been over 90 days. They will not allow me send documentation to their research dept nor even call research. On my last call, I requested contact info for the company's president and that was denied. I have a copy of the recorded re-conveyance which they refuse to allow me an address to send to research. No email addresses or any forms of efficient communication. Standard wait times for phone calls is half an hour. I want my life back. It is troubling to have a debt collection agency claiming I owe over one million dollars when I have simple proof to put an end to this nightmare.

The second time I spoke with them, I learned that the first customer service rep gave me the incorrect address to send the check (not even the correct state). Also during the second conversation, I was told "We do not have to return the check right away, we can hold that check a couple days". Mind you, this was 7 days ago, and I still have not received the express package with endorsed check. I have proof of receipt by Nationstar 10 days ago. I have to call yet a third time today (takes more than 10 minutes to get to a live person) and have absolutely no confidence that I will even get the correct department let alone get help. We are currently under a loan modification with Nationstar. When we began back in September, we were told we can make as many "partial" payments a month that we need to, as long as by the first of the month we have our total paid. That is what we have been doing, however, they don't send any paperwork letting us know how much we've paid, where we stand, or how much is left. Every month, I call back and have gotten the same answer, "You are ahead of the game. Whatever you are doing is working. Keep it up." Great! So, I called a few weeks ago and a lady told us we only had less than 1/3 of a payment left, our loan modification was finished, and we can start the new paperwork. Great!
We made another payment on the 28th of October, called back today and they told me that I had to pay another enter payment! What? I asked for a supervisor, he refused and said, "That's not how it works. I don't work for you, you work for me and I'm not transferring you." What! He said that he can help, I told him I don't want his help, and to transfer me. Again, he refused, put me on hold, then came back a few minutes later and asked if I was ready to talk to him! Heck, no! I asked for a supervisor, again, he hung up on me! The worst customer service ever! So, now, I have no idea how much to pay, where my money is going, or when I have to pay it by. Horrible!

My mortgage was turned over to Nationstar several years ago. My home, **, was burned to the ground on July 21, 2011, and I lost everything I own in that fire. I received a check to pay off the Mortgage company and called to see how this would be handled. I followed their instructions, endorsed the check made out by the insurance company and me, signed a Mortgager's Affidavit and sent it by express mail on September 24. It was received by Nationstar, Escrow Department, on September 24, 2011, and signed for by R. **.
I called on the 26th to make sure that they had received the check and to find out what the next step was. I was told that they had everything, and it was being processed and I should receive a check for the difference (around $20,000) within 11 days. When I didn't hear anything, and they kept calling me to collect my payments, I called over and over to see what was happening.
Finally, on October 27, I was told by Albert ** (**) that the Mortgagor's Affidavit I had signed, had notarized, and which was received and signed for by R. ** on September 24, 2011, had been lost. I offered to fax the copy that I kept. Now I'm being told that the affidavit had expired. It was good for 30 days. It was mailed to me, dated 9/09/11, signed and notarized on 9/17/11, and they received it on September 24, 2011. That's within 30 days. So, Chris **, at extension **, just told me that they would have to send me another Mortgagor's Affidavit to sign, have notarized and send back to them, then it would take about 17 business days to process.
I have done everything I was told to do, cooperated completely, and have been robbed of my money. I have never gotten an honest, straightforward answer from anyone at Nationstar and have only had one call, out of the 20 or so I made, returned, and that was today, informing me that they were faxing me a Mortgagor's Affidavit I could sign and return. Then it would be processed in around 17 business days.

Nationstar bought the mortgage of our house in Salt Lake City and immediately began their usual bag of tricks. They didn't receive our payment. We aren't insured. Here's how to deal with them as long as you're still on their good side. If you're not, they mark you as a deadbeat and will refuse to talk to you. I will cover that in the second half of this message.
Pay Online. A good bank will reverse the fee. Even if they don't, this is cheaper than a legal battle. Fill out their insurance information form. Not doing so gets you marked as non-escrow in their system. If your insurance is cancelled, make the payment yourself to the insurance company directly.
After that, call and complain to Nationstar. You'll want the Insurance Dept. They make that payment. Escrow just collects the money. Check with them to make sure they haven't marked you as non-escrow. They should switch this over if it's incorrect.
My husband asked them if they were prepared to make him whole in the event of a loss. Our insurance had been cancelled. Would this mean they will cover the house if something happened to it? Would they cover his loss of wages should that be related to the event? This seems to get their attention. You have to make it their problem financially. If they still won't fix it, contact your insurance company and have them talk to Nationstar.
Make sure your payments are always current. Their business model is based on assuming people are deadbeats, taking the house then collecting fees for selling the mortgage back to the government. They went out of business once because of this poor model. Their second go involves having some mortgages that actually get paid. If you're one of these, keep it that way. So you've been labeled a dead beat. Follow the steps below. Hope they work, but I haven't had to do them yet.
First, contact attorney general in your state. Explain the issue in legal terms and back up with documentation. Contact the Real Estate Authorities in your state. Find out who prosecutes real estate fraud. Make a complaint. Complain to consumer groups. Write your Senators and Representatives. Do it both for the state and federal levels. Write the governor of your state. Send a letter with carbon copies to the CEO of Nationstar. Contact the local and national media. Here, you can probably use an emotional angle. They love that stuff-- hard luck stories. Contact the attorney general of the United States of America. Contact the President of the United States.
Make your voice be heard. The more people who do this, the harder it becomes for those who should be fighting for us to ignore us. Not every single customer of Nationstar can be a deadbeat. If that were the case, then our dear federal and state representatives should be asking themselves what kind of company makes that their business model. Not one. That means people well, that's for sure and not one that will remain in business for long. That alone should make people run and let the company go under and not keep loaning them money.

Citi's phone message stated "you're approved and documents will arrive in the mail". Nationstar stated that this information from Citi was incorrect. I was not approved for MHA but an in-house modification through Nationstar. After receiving the documents, I called and spoke to a representative and was told that this payment included taxes and insurance. I was put on hold and it was restated that my new payment included taxes and insurance.
I followed through with needed signatures and notaries, only to find out that the docs were incorrect and got another sent to me to sign and have notarized. I called again and was told it included taxes and insurance. I have recieved several phone calls from Nationstar to contact them ASAP, which I have done, only to find out it was their collections department seeking my original loan back payments. I was told one department doesn't know what the other is doing. I made my three temp payments and called them today to find out that I owe $600.00 more dollars to be current, due on 11/1/11. I contacted them today and was told that my monthly payment as of 11/1/11 will increase to $388.00 per month due to taxes and insurance.
This was never disclosed verbally or in writing prior to signing modification documents. I contacted them again today and explained that I had asked that question prior to signing the docs and was told it was all included. Today, they said I should have known. They were sorry for the misinformation, but my payment will increase starting on 11/1/11. I asked for something in writing and was told the documents I authorized were for principal and interest only. It was my responsiblity to pay taxes and insurance. I've never felt so scammed in my life. I'm totally disgusted at the manipulation and continued misinformation by this company. I'm not sure on what to do.

Flagstar mortgage sold my mortgage to Nationstar and I have had nothing but problems with them since.
First of all, I didn't even know it was sold and I paid my mortgage online like I always did. Well at least tried. When I brought up my account, it said it was closed. So I called Flagstar and they told me I was supposed to have received a welcome package from my new mortgage company. I did not, so they gave me a number to call.
When I asked about the welcome package I was to receive, they said they didn't send them to everyone. (That should have been my first clue on what is to come.) So how did they expect me to know where to send my payment? So I asked about making payments online and they said they charge you $6 to do so.
So I decided to mail my payment and asked if there was any grace for late payment since all of the confusion of not knowing where to send it. They said no--if it is late, it is late. At this point, I was already thinking to myself: "Is this some kind of a joke company?" Okay, so I paid the extra $6 to bypass the late charge.
On my October 2010 billing statement, I noticed a charge of $175 for legal fees. So I called them to see what this was about. I got no correct answer.
Let's see the first ** reason: It is charged to an account that is more than 60 days late and beginning foreclosure. I could see that if I was ever late. I told the customer service representative to review my account before they start pulling things out of midair. They told me they would request an explanation that would have to be sent by mail and to wait five-10 business days for it.
It came on the ninth day and it was just a copy of my last statement to explanation. So I call again and this time I was told the charge happens if your escrow didn't have enough money in it and they had to cover it. It so happened that my tax bill and insurance came in the mail that morning. So when I asked what my escrow balance was and it was 500 dollars over the needed amount, I again had to set them straight. The customer service representative then again promised an explanation by mail.
Same story; I just got copy of statement. So I called every two weeks until this past June when I refinanced through another bank. Glad I'm getting rid of this scam. Now I am still dealing with Nationstar trying to get them to send me the balance of my escrow. Every time I call, they tell me it hasn't been processed yet but they will put in a request.
So now what? I hope everyone spreads the word: Do not work with this company! Use Facebook and/or any other social network. People need to be warned! This company does not practice good business practices!

Eventually, I had to contact Nationstar to get my account number to make the payment. Two days after the grace period was when I received the "welcome letter" and was able to make a payment.
2nd problem. My husband filed bankruptcy in July 2011, only him. He listed our home in the bankruptcy which is a requirement to do, but stated we were keeping it. In Aug., I tried to make an electronic payment and found out I was "locked out" of our account. So I wrote a check and UPS it to Nationstar on Aug. 8 and it was received on Aug. 9. We received no statement for Sept. so I started to do some research on the internet and found out that Nationstar will not send monthly statements once they learned about the bankruptcy, even though I did not declare bankruptcy.
My husband called their "Default Management Department" (even though we are not in default) as Nationstar states to do to discuss how to make the payment, but the line rings and then drops. He has called several other numbers, but they are either disconnected or they just "drop". I have sent 2 emails requesting that someone contact us either by cell phones or email but absolutely nothing. I don't know what to do. I have a bad feeling that they are trying to "set us up" for default. I have begged them for a reaffirmation agreement and nothing. Anyone else have this problem? Well, what I have read from others is close to our problems with Nationstar. We had Centex, and now Nationstar. These two are the same mortgage company. We went into bankruptcy with Centex. Then, coming out of bankruptcy we had Nationstar Mortgage LLC. We were ahead in our payments by three months for over five years while in bankruptcy. We kept getting late fees placed and corporate advances placed that just continue to increase. Now it is over $10,000 due. Our payment went from $810.97 to $1,358.73 per month. We were told that if we do not pay this large amount per month, the foreclosure will proceed.
In June 2011. Nationstar deducted more than what was agreed, throwing our bank account into over $1,000 of over draft fees that just compounded. I have managed to get back only $405.00. Until now, September 1, 2011, I am still trying to get the rest. Now, they are saying that we are three months behind. Fed loan modification was declined so they want us to do their in house loan modification. Well, if I do, then we would sign that we agree to the amount they say we owe them. We have been pressured to do this up to 11:00 at night. So, I contacted a lawyer. I am going to an accountant to have our loan checked out.
Now, the best thing any of you on here can do is to contact the Federal Trade Commission. I have filed a complaint with them. I was told if there are other complaints, the Federal government will investigate Nationstar. The other thing you can do is check whether Nationstar has filed a permit in State Corporate Commission to do business in your state. I plan to take them down, if I can, before my home is gone. What I have put on this site are just few highlights of what has happened to us.

I always send my payments on time so when I called, I was told to fax over proof of my payments were withdrawn from account and that this should solve the problem. I was also told my payment increased due to the payments of the escrow account increasing. I told them I didn't have a problem with that but to provide me with a detail transaction of my escrow account and that I would check on it and send them additional funds to cover the shortage on the escrow account. I was told this was already sent (take note: correspondence was being sent to the address were I lived before I purchased this property, an apartment).
Today, I called their customer service to make sure they received the fax I sent them because I sent it in twice the first time it was not received. First of all, the first thing the representative asked was if I was calling to make a payment. I told her I was not and the reason of my call was to make sure they received the documents I faxed them over with proof of my payments. She said the payments I sent for the month of July and August were not applied to my account and this would cause a mortgage late on my credit history. I tried to explain to her it was not my fault, I was not informed my payment had increased and they kept my money in their account for over a month and I was never notified of the change. She claimed they tried to get a hold of me via (sending letters to the property I lived at about a year ago, reaching me by phone to a number that when I call only rings and of course it is not my number).
Since the representative was not helping me, I asked to speak to a supervisor. She refused to transfer me to her supervisor, telling me there was nothing they could do to help me. That everything she was telling her, the manager would tell me. I insisted and she ended up transferring me to her manager. Just like she stated, I spent time talking to her manager explaining what happened and a solution was not given. This company is a complete disaster and the most unprofessional loan servicer I have ever seen.
The manager told me, the reason why correspondence was being sent to the property I used to live at was because it was submitted in my loan application when I applied for the loan. That is not an excuse, I got a letter via mail in my home, were I live and the property lien is against the beginning of this month and that is what triggered my phone call to them. It is unfair that the consumers get treated as irresponsible individuals and such thing gets reflected in our credit history and all other creditors rate consumers based on that. Nationstar refuses to send us a monthly statement or a coupon booklet. We have been mailing our payment into the address on the introduction letter we received.
I called in and spoke to a rude agent who told me she needed a "reaffirmation of debt" letter. I said, "after 4 years, you won't be getting one of those anytime soon". She said that is why they are not sending anything to us. I reminded her that there is another person on the loan besides myself, are they just getting the short end of the stick? She said, "I guess so." We don't know what to do at this point. Nationstar told us to fax in a request, so we did. We received a letter back and have yet to see any coupon booklet or monthly statement. This company is a joke!

Nationstar Mortgage got my father as well. My father bought his home in 2006 using another mortgage company that sold his note to Nationstar and that is when the problems started. They never paid off his second, causing them to move to second and my second first (unbeknownst to him until his now first, threatened to foreclose). We notified Nationstar and they didn't believe it at first, until they saw it in the records office for themselves. That's when they tried to sue both my dad and the now first mortgage holder (which was an elderly couple). Sadly, the elderly couple died during the 1 year trial, and now Nationstar has become first again.
After the trial ended, my father sent Nationstar monthly payments which they sent back just so they could foreclose on him. He applied and was applicable for the HAMP program but they dragged feet stating hadn't received documents which he sent repeatedly. This has been going on for years. So now, my father is suing Nationstar. We can't afford an attorney. This has to stop and Nationstar must be held accountable.
Here is an update. I have been receiving emails from others who want to join in with my father. My plan is, whoever wants to sue/ file a complaint against Nationstar for predatory lending, etc., we (who have also been dooped by Nationstar) write "character witness affidavits" stating how Nationstar has wronged us and that person can present them as relevant evidence in their trial. If you would like to receive these affidavits to help you in your trial and will also write an affidavit for others to use in their trial, please email me:
1. authorization for me to give your email to the other people that are joining in.2. your written affidavit stating how Nationstar wronged you. (You don't have to write a whole new thing. You can just copy what you wrote here. Make sure all you state is true and valid)

First off, the way the economy is and has been (my history with you and me catching up by a 2600 payment last month), I'm just about to receive my first paycheck in 6 months. I had to borrow money from my parents to make ends meet during these 6 months and I got caught up with you.
Secondly, I got out of bankruptcy and kept the house. I gave what was left of my 10-year old business away in Dec 2010 and I finally got a job last July 13, 2011. Now, I have some guy calling me and asking me for another payment when it is due on the 14th. I asked him if he could draw it from my account once my check clears without a late fee; he said no. I asked if I can extend my payment due date to the end of the month and he said no.
I get paid twice a month, I have child support and HOA going out (Child Support is 750) and my income for that period is around 1200. I asked for some help and he said to pay on time. I'm very disappointed for this phone call when I haven't been harassed like this in a while. I'm disappointed in how big business pushes the little guys but receives bailout money, and really the mortgage industry is the main reason our economy is like this. When mortgage companies like yourself made a "** load" of money during the last 7 years preying on people.
Work with me and and let me start earning money and catching up before you take it from me with late fees! I was a small business owner and people like American Express, Synovous Bank, Regions Bank (but others did and I did not bankrupt on them) would not work with the small business owner when I had a history of 10 years with that company because they over extended their lines with new customers who were trying to get a loan to buy a house they could not afford. So I got punished; I was never late. I lost my credit lines for no reason; and I had to bankrupt.
I would love some feedback from an executive in NationStar addressing this. I am not a happy customer at all.

They have failed to properly apply our payments to our account, illegally foreclosed on our home, and now are refusing to speak to us as we continue to try and resolve our issues.
Today I have over $400 in a suspended funds account, and I have not paid anything other than what was due. We have been trying to resolve our issues since 10/2009.

I tried to pay my taxes, however, Nationstar paid them. I was assured that Nationstar was paying my 2010 taxes. After paying my taxes for the 2010 tax year, they escrowed future taxes (to the tune of $15,000), expecting me to pay off current taxes as well as escrowed taxes within a one-year period.
My PIT prior to escrowed taxes was $570 per month. Subsequently, Nationstar billed me a whopping $2,200 per month for PIT. I couldn't believe my eyes! They never sent me a document with escrowed figures prior to the whopping bill! I called them and asked them to escrow the taxes over a two or three year period. They led me to believe that I could and told me to call back in two weeks. I called back and my request was denied.
They informed me I had to apply for the MakingHomeAffordable program through the federal government. I mailed, faxed, and even scanned all the necessary documents (which they claim they received) but I constantly get letters and voice mail messages saying that they are missing certain documents for HAMP. Once again, I faxed and mailed the so-called "missing documents". Most recently, I have received foreclosure warnings by Nationstar LLC lawyers. I did send them a check at the beginning of Aug for $2,200 stating that the check included PIT for June & July and the remainder of the check should be counted towards escrowed taxes.
I am not pleased with this fly-by-night operation. My original mortgage was signed by Amtrust Mortgage. Please help!

I bought my house in October of 2001. When I originally bought the house, it was under Centex Mortgage and I have not had one problem with them. We had 13% interest when we bought it in 2001, in 2002 we refinanced and got the interest dropped to 5.5% and knocked 15 years off the loan.
In 2006, Nationstar took over the loans from Centex and that's when the problem started. They took my insurance and dropped it, even though it was paid and up to date, and my taxes were placed in an escrow account. They paid them and said that I owed them the money that they put out up front. My insurance was $300 a year and theirs is $1,500 a year for less coverage. Their insurance just covers the structure. When I called to ask about it, they said that its their policy. I was never asked, or even told until I got the statement that had some crazy amount on it that I owed. When I called to see why it was so much, they explained that they did all of this. The statements stopped coming and they only send them when they felt like it.
We paid our mortgage every month then about a year later, we get a statement that says we are over $1,000 behind, which didn't make sense. I called them and they said that it was an error on their part and that they would fix it. I again didn't get a statement for months. When I finally did, it was a letter telling me that they were going to foreclose because we were behind $2,400, which we weren't. I asked them to send me a pay schedule, so I can see what payments they received and where the problem was. They said that they needed a written request so I wrote it out and faxed it in. I never received the papers. I called them and they said that they didn't receive it. They said to stop the foreclosure and that we could do a modification on our loan, although my payments weren't late or missing.
I had my receipts and went over them on the phone with the person I talked with and they were missing a few payments, but if I fax last year's tax forms and a few other documents, they would see what they could do about the modification. So I did and I also send another request for a payment schedule. They got all the papers except the request for the pay schedule. They went on with the modification because I didn't want to lose my house and I wasn't sure why it was behind so much when I know I paid it every month. I got a letter saying that it has been modified and my first payment was $135 and the following month would be the regular amount of $389. So I sent the $135 and then the regular amount the next month and months thereafter. I got a statement a few months later saying it's behind again. I called and again got the run around. I said this is what I paid and when it was paid. They said that the $135 is only a partial payment and that they took from the next month to straighten out the previous month. So I owed them $17 and that would fix it. I gave them my checking account number and they took the $17 dollars and then two separate payments of $389. I called them because they bounced my account and my bank paid it but now I owed the bank the balance that I didn't have when they took that money and the overdraw fees. When I called, they said that they couldn't return the money but they will credit me for two months paid.
Several months later, I got another notice about foreclosure. I called them yet again. This time it was because of the two months that I was credited for, apparently, I wasn't credited and I am now two months behind. I owe extra money in lawyer fees and all these title fees and the amount I need to fix with my account and to take it out of foreclosure is over $6,000. I said that I didn't have $6,000 to fix this. It's their fault and I shouldn't have to pay for their mistake.
Well now, it's July and all of this started in January and my house is now a week and a half away from Sheriff Sale because they continued with the foreclosure. About two weeks ago, I received a paper from Nationstar with options to "save my home." I called them and they were nice enough to tell me that it was too late to do any of these options. When I called, they informed me that if I gave them $11,867.00, they could resolve the situation. I don't have that kind of money just lying around and I DO NOT owe them that much money. The money that they say I owe them is because of their mistake, not mine and I am not paying for their mistake. Because of their mistake, I am going to lose my home.

This has got to be the worst company ever. I have never been thirty days late. Maybe past the ten day grace period, but it is because of how paychecks fall. I get harassment phone calls every day about two to three times a day when my payment is not even thirty days late. If the morons would check their notes or payment history instead of harassing people, they would know, but they prefer to harass. This is not the only problem I have ever had with this company. They manage to post payments incorrectly and then try to collect again. I would never give the company my bank information for they would probably screw it up and cause me overdrafts. If anyone is going for a loan from this company, think twice. I have 2 loans on my house and my main loan company is Wells Fargo and they never called me on a payment that's only over ten days late. I pay the late fees along with the payment and still no calls from them. On both loans I have never been 30 days late and have good credit standing but these people call me over a 10 day grace period. Please do not consider Nationstar for a loan unless you enjoy stress and burning up your cell phone minutes.

We refinanced our mortgage with our same mortgage company back in September 2010. The escrow amount which totalled more than $1600 from the old loan was applied (so I'm told ) toward the principal of the new loan. This was done without our knowledge or consent. When the final contract was drawn up, it was stated that 1/3 of the taxes and homeowners insurance would be paid at closing and an escrow disclosure showed the remaining 2 payments to be paid during the 2011 year. The loan was completed September 2010. We then received a notice from Nationstar in December that our escrow account was short and that we owed an extra $120 monthly to make up for that shortage. When I called Nationstar mortgage I was told the shortage was a result of the taxes being paid in full in November and us not having enough funds in the account.
I told them the same info as above, a third was paid at closing and the remainder payments twice in 2011 according to the contract we signed. I was told it would be checked into and someone would get back to me. No one ever called me back and I called them atleast twice a week. At one point I received a letter from Nationstar stating that due to a routine audit it was found that our taxes were paid twice and the payment would go back to the original agreed amount. In May 2011 I received my statement for my June payment with the $120 amount tacked back on, again with a notice that our escrow account was short. I called numerous times a week and talked to more people than I can count and would never be allowed to talk to the person who I spoke with the time before. I was told that despite the contract we signed at closing, the escrow could change at any time and the only option I had was to re-finance or apply for a modification. I told them I couldn't afford the additional payment , that it wasn't the agreed upon monthly payment at closing.
The person I spoke to in escrow said they called about my taxes and were told that a mortgage company could only pay the taxes once a year and didn't have the option of the three times a year, only an individual could do that. Now I am being punished for Nationstars mistake and they won't fix it.

However, we have been warned that if we do not pay this 67% increase every month, it will hurt our credit rating. They state this issue is settled. And stated they sent out an analysis on June 20th, its the 30th and we have yet to receive it.

When we made payments on our taxes, we faxed in copies to Nationstar and when we went to make the final installment, we discovered that Nationstar had done so. We spoke with Irene in the Escrow Department and were informed that we needed to reimburse Nationstar (we did that day), and they would then do a recalculation. Now, they are saying that they are forcing escrow and our payments are going to go up 67%. Mind you, we have not received anything in writing nor is there an escrow showing up on our online account. They told me that they would do another escrow analysis and send it out, of which they said they sent out on June 20th 2011.
Today is June 29th and nothing has been received yet; we are in the same state. The law states that they have to furnish this 45 days before a change occurs. Nationstar is being unreasonable in forcing an escrow account on something that is already paid. They stated that even if we paid a year's worth in advance, they would not put our payments back. How can a company get away without sending any notification and shouldn't a change like this be sent out certified? Why would Texas or any other state allow their residents to be blindsided?
The only way we knew they were doing this is we called them! Our payment is going up more than 60% without notification or alternatives and choices. Nothing was sent stating that we have this amount of time to be in compliance, etc. They just make their payments go up, reap the benefits, get interest etc, when there is no basis for it. Texas or the Feds aren't going to do anything about it anyway. If they can't afford the increase in mortgage, they certainly can't afford an attorney. Talk about taking advantage of the middle class.

Certainly, the foreclosure department is able to process our foreclosure much quicker then process our modification in the mitigation department! We just received a letter congratulating us on approval for their Alternative Modification Program. This letter was sent "snail-mail" and did not include the address to which trial period payments should be made. Form of payment: i.e. Only money order or certified check would be accepted, not even a telephone number! This is totally unacceptable!
This company is operating under a very thin veil as a mortgage service provider. The best advice ** "Call Natiostar before you send payment/documentation." Verify information every time you deal with them! Use "Money Gram" to send payment. It is very sad that they have established such a poor customer service record. Based on the "bare bones" letter we received about approval for our trial period payments, it makes it appear that they have no desire to assure that their clients successfully complete their trial period payments.
This entire experience has been extremely draining, exhausting. And this is by no means by fault of our own. We are very hard working, positive, contributing members of our community and were not over our heads with our mortgage payment when we purchased our home. If anything, we should be in a much better position financially today, as we should be earning more than what we were six years ago, instead of much, much less, and our position in life, as "empty nesters" [i.e. less financial responsibility]. I place the responsibility of where we are as a country squarely on the shoulders of our government.

The transfer from Centex Mortgage to NationStar through refinancing has been a living nightmare. I realize I finance at 9%, I believe $863.00, and some changes were okay, paying our on insurance and taxes at the time. That following year, we paid portion of the taxes and NationStar stated that my county Bexas reported it, escrow account was established and payment went up to $942 and some change.
I explained to Elizabeth ** since she informed me of the mortgage company foreclosure required. Thank God, we are retired military, we have never been late and my home is secure. Elizabeth stated, “If you wouldn't have sent the $1,731.72, your payment would’ve been $1,007.96 in 2010. I replied I will pay the 2010 taxes. If you do, I will sent it back, but your payment will not go up. She lied. My payment went up to $1,007.96, and I called and I did reply how I hated NationStar.
We have never been in this type of mess where the mortgage company set you up to rip you off in interest for their gain and it seems to force you into foreclosure. But this is important. On February 01, 2011, I faxed the Veteran Letter from the Department of Veteran Affairs, it clearly stated that he is a 100% veteran, and the application for Residential Homestead Exemption for 2011. I have the verification that these document was received by Elizabeth ** on the above date. Therefore, the county stated that the mortgage company owes me back taxes for 2010, for January, February, March, April and May. I bought this matter to NationStar customer service and stated that we were not entitled, so I went down to my tax office and told them the same, LeAnn with the tax office stated that the document I sent was enough. NationStar continues to charge the veteran taxes and interest and raise his home payment as stated above, they refuse to remove the escrow account and pay the back taxes that the county stated is due to the veteran, enclosing.
As a disabled American veteran, for the recognition of my honor and the sacrifices that I have given for this country, to be cheated and to be done such as I have is a slap in the face. Because of this whole matter, I was forced into refinancing. I had no choice. Trust was no longer there. I lost money by pulling money out of my TSP savings through the post office, filing for a hardship and causing my account to freeze for 6 months. I had to pay $450.00 for a survey, $55.00 for the title. And the money I requested out of the TSP account, I was told later that what I ask for was not all sent but held back because of taxes.
Elizabeth ** lied. What she told me was not in their system. She refuses to except the veteran 100% even if the county had not sent it over both Bexas Appraisal, and the tax's office said the documents sent of the 100% was enough to lower the house payment and to delete the escrow account. The above statement is true so help me God, every word of it.

I called the customer service and asked what was going on with my account. She explained that the late fee was from my December statement and I told her that I paid the amount due. She offered to remove the late fee but said that I still needed to pay the $56.46 to update my account. I told her that I paid what was on my statement and my account should not be behind on any payments.
My taxes were behind. I was getting ready to pay my taxes when I received my January statement showing the late fees and escrow account. I told her that I never received a letter showing any changes to my account. I asked whom I could complain to about this. She gave me the address to their complaints department. My daughter, Pamela ** wrote the letter explaining my concerns and Mr. Stephan ** wrote me back with the breakdown of all my payments, but he never addressed my concern as to why my account is not up to date after making my December payment. I received my March statement, again late fees from January and February.
I called on February 28th 2011 and spoke with a customer service representative named Dana. She transferred me to the Escrow Department and I explained to her what was going on with my account. She went on to explain to me about the taxes and I told her that I believe all this stems from my payment in December. She looked in her computer and said that I made the correct payment amount but by the time they sent out the statement, their computer showed amount due of $375.83 because of the escrow adjustments. I told her that I understand it but my concern is that my account is still not updated; she said that I needed to pay $60.29 and that would update my account. I asked her what was the $60.29 for and she said from my December payment which should have been $375.83 and again I told her that I paid the amount due that was on my statement. I told her that I never received a letter explaining any changes to my account, she said that I should have. She looked in her computer and said that I didn't receive a letter but that she can send me one.
She put me on hold and came back to the phone and said that by law, if you're behind on your taxes then they don't have to send a letter to me. I told her that I shouldn't have to pay for Nationstar's mistake and that all this stems from my December payment.
I'm getting penalized for paying the amount that was on my statement. If my amount due was $375.83 back in December, that's what I would have paid but the amount due was $319.37. I've started to make my new payments of $375.83 because of my taxes being late. I have to take the responsibilities and do the right thing but Nationstar have yet to see their mistake. How can Nationstar continue to penalize me for a correct payment made.
My account is now past due. In January, I made my payment of $375.83. When I received my statement for March, there were more late fees for January and February. My account is in a mess.

The mortgage company I was with previously (Citimortgage) drew up a modification for me in late October 2010. Around the mid of October 2010, I received written notification by mail that my loan was being transferred to another service provider (Nationstar) effective November 1, 2010.
When I asked the person who was writing my modification documents about that, she told me that the paperwork would all transfer over and I had nothing to worry about as long as I signed the modification documents before the transfer date (which I did electronically as that was the quickest method). Unknown to me at the time of transfer was the fact that someone wanted something changed or adjusted on the modification document after I signed it and the date they submitted it to the originator was November 2, 2010, at which time she attempted but was unable to make the requested change due to the transfer already took place on November 1, 2010.
I didn't find out about this until two months later. In the meantime had been receiving numerous automated phone messages from Nationstar asking me to contact them. When I called the first time, I figured it was due to the modification documents not yet being received by them and was told by their customer service person who took my call that it can take up to 25 days for the paperwork to follow the transfer.
Nationstar itself on their website states up to 21 days. As I never received anything stating there was a problem, I continued to believe that was the issue. I even received phone calls from a particular person at Nationstar who I was told had been assigned to my loan (his official job title is "foreclosure prevention specialist"). He never mentioned anything about a problem other than to say my modification had not "booked" (and did not offer an explanation of what that meant even though I asked for one) and Nationstar would try to redo my modification with terms as close to what had been signed by me as possible.
The last contact I had with this person was on Monday, January 24, 2011, when he called me late that afternoon and requested I submit several documents (a financial worksheet and pay stubs) in order to complete the modification before the end of January 2011 because I was supposed to start making payments to Nationstar beginning on February 2011, per the terms of the Citimortgage modification.
I faxed then to him the next day (Tuesday, January 25, 2011) and to date have not heard anything at all. The next thing that happened was I received several envelopes by regular mail only from the lawyer's office, who is handling the foreclosure for Nationstar. Although I was not aware of that at the time.
Contact was subsequently attempted by me via fax, email and telephone on Monday, 31 January 2011 as I had by then found out Nationstar had filed foreclosure against me with the Arapahoe county public trustee (they sent me their notification which I also received via regular mail only). I already know Citimortgage dropped the ball regarding my modification but Nationstar does not seem to have any intention of working with me, based on the most recent items I faxed them per their request . It would have been highly unlikely that Citimortgage would not have known the delinquent status of the loan when they sold it to Nationstar. It would also have been difficult for Nationstar to not know this loan was in default when they purchased it.
To the best of my knowledge, this can be construed as collusion, which is a violation of the RICO act. I need assistance initiating a "lis pendens" on the foreclosure so as to keep it from proceeding any further and to seek specific performance. (I emailed this to the Colorado state attorney general's office.)

Our house was refinanced in October/November. We did not have to make a payment until December 1, 2010. That payment was sent electronically with the old loan number on the check. Nationstar failed to tell us the loan number would change. I sent another payment in on 12/21/10 for $561.73. This was for January 2011. Nationstar posted the January payment to December's payment because they said we did not make the payment. I called our bank. They confirmed the payment was sent and that it was posted by Nationstar. Nationstar would not take the two confirmations from the bank as proof of payment. They kept saying it was posted by our bank to a wrong routing number and account number. Our bank would not be posting monies, only send monies to Nationstar.
In the meantime, we have had hits on our credit bureau and late fees attached to our loan amount. We have been trying to resolve this matter since December. But we are only getting more frustrated day by day. As you can see, we have talked to too many people and not one has taken the initiative to help us. We have never missed a payment and our credit is in good standing. We do not understand why the confirmations from the bank is not enough. Your help is greatly appreciated. If we do not get something done, this could go on forever.
