Loan was sold by BofA in Feb. 2013. I mailed first payment on March 2nd. On March 12th, I get a bill showing unpaid for March. Check was received by NS on March 4th and the check cleared on March 5th. Prior to this, I've never had a late payment in 7 years on the loan. Customer service treated me like they were collecting on a dead beat loan. I will be refinancing with a more reputable company ASAP. A bit of research shows this company is very bad news for people with good credit and no problems with a home loan before they took it over.

At the end of 2011, I applied for a modification with Bank of America. I completed all of the required payments, and my payments were on time for the 4 months that was required for the modification. In December 2012, I received documents from Bank of America that my modification was complete and my first payment for the modification was to be made in January. Also in December, I received notice that Bank of America was no longer my mortgage carrier, and I needed to make all payments to Nationstar.
After contacting Nationstar, I was notified that I was behind on my current mortgage payments and they had no paperwork indicating the modification. On December 24, I spent $94 faxing over all requested documents, and I was advised that all of Bank of Americas modifications were going to be honored. Today is April 8, 2013, and Nationstar advised me on April 4, 2013 that my ex-husband had three judgments against him, and therefore it was on my title and they needed more time to complete the documents for modification.
Each time I call, I'm placed on hold and transferred to multiple individuals, and each person advises me of the past due amount, but no one is able to tell me where I stand in the process. On April 11, 2013, my ex-husband contacted all the companies that "had judgements against him". He was advised that he was the wrong person, and all information should have been verified by his social security number. I contacted Nationstar to advise them of this information, and the rep told me that the title company that they use do not cross reference the social security number to the said person that has a judgment against them. She told me that I'm able to pull my own title and fax to them showing a clear title. She also stated that they have had lots of customers who state the same thing about mismatched information.
I'm pissed. A title in my state cost $250. That's extra money I do not have. I'm stressed out, and I find myself crying because I'm just being fed information to just get me off the phone. I have contacted legal aid today; however, I have no clue when I will get a call back. This company is full of it. I feel like this company is trying to take my home. I'm currently employed and receiving some child support. I'm willing to do any and everything to keep my home, and a safe, stable place for my children.

I found out in Feb. 2013 that BofA sold my mortgage to Nationstar when I tried to apply for a HARP 2.0 refinance. I called Nationstar who had my records in Feb. 2013. I called repeatedly to get welcome package but could not get an acct. number/info to mail mortgage payments. I got welcome the pkg. on April 2, 2013 & mailed payment on April 7 prior to end of grace period, April 16. As soon as the welcome letter arrived on April 2nd, I started getting daily robocalls harassing me for payment. I have never once been late on any payments in more than 40 years.
I called Nationstar's customer service more than once to complain, but the representative told me they cannot stop the continuous robocalls on a daily basis. Today, April 11, 2012, I spoke to the customer service supervisor, Ashley, who repeatedly used the excuse that the calls were courtesy calls. They need to learn this behavior is not okay. I intend to pursue all legal rights to stop the clearly abusive harassment calls from Nationstar which has a long term pattern of repeatedly robo-calling customers on a daily basis starting on the 4th of every month.
Under consumer protection rights, most state laws prohibit the use of harassment and abusive collection tactics. For example, in Texas, the activities of debt collectors are regulated by the Texas Debt Collection Act. The Act prohibits the use of fraudulent and abusive collection tactics by individuals or corporations to obtain payment on outstanding debts against a debtor including using the telephone to harass debtors by calling anonymously or making repeated or continuous calls.

For a week or more, we have received phone calls from Nationstar Mortgage. Most days, we receive two calls. When we answer, they hung up on their end most of the time. When they do respond to a hello, they identify themselves as a mortgage company and ask my SSN to verify my account. I will not give it out to a strange company, especially one that I have never had any business with. There seems to be an 88% poor rating for them. Most complaints I read were cases of them buying loans from other mortgage companies. We have a private mortgage which does not concern them. There has never been any literature in the mail from them. I advised them not to continue calling me and that I would take steps to take care of the problem. I was told I can do what I have to do and they will do what they have to do.

As a Realtor I would never allow my buyer to use Nationstar in a purchase transaction. With a 30-day closing date, they have no commitment to perform and get the deal closed on time. Calls have been met with "We are doing our best". That's scary. Extending the closing date 10 days did no good; they now want over two additional weeks but cannot commit even to meeting that deadline. My suggestion to any buyer has always been - and remains - to use a local lender that you can walk in their office or at least call and converse with. The long distance thing seems to give lenders a sense of invincibility and protection. Promises, promises.

My mortgage was transferred from Bank of America in March 2013. Automatic withdrawal information did not transfer to them, so I had to make the April 1 payment by check. I mailed the check on April 1. It's a 3-day mailing time from my location to Dallas. They still have not applied the funds. I called their call center which appears to be in India. I couldn't understand the guy on the phone due to his thick accent. After explaining that I'm worried about a late fee and a ding on my credit, I think he said something about not worrying about it.
It's obvious these clowns do not have enough employees to process all the added check payments which are coming in from the former Bank of America customers. It baffles me that they could not transfer my banking information from BofA. I work in this industry and our company does this all the time when we gain new business. If my payment is not processed by 4/15, I will call them and demand they take a phone payment at no charge. I will also demand reimbursement for the stop payment on my check. If they do not comply, I will threaten legal action.

My mortgage account got transferred to Nationstar mortgage recently, and I am in the process of selling my house. It first started with being lied to about having an account and then was lied to again about getting an expedited payoff. I call them on average of 15 times a day. Every time I do, I get the runaround and get put on hold for at least 20 minutes. I spoke with a Felicia in customer service management, and she was the rudest person I have ever spoken with. I turned them into the BBB and received a phone call about it. I was given several promises by a ** that were not followed through. This company cost me and the buyer of my house time and money, and possibly the purchase of another property. I would never recommend Nationstar to anyone. I will tell everyone I know how bad this company treats their customers.

I cannot begin to explain my experience with Centex Home Equity and the reorganized Nationstar Mortgage LLC in Dallas, TX. There have been FTC code violations, Truth in Lending violations, constant servicing issues. I have written, faxed, emailed, and called Nationstar and it is always the same story. Either they have no idea what is going on or they start harassing me for information they already have. They do not respond within the FTC window for answering complaints or they do not respond at all.
After the predatory lending and I was coerced into signing documents that were not the right ones, I have endured being a hostage. All I wanted was what they promised, a fixed rate mortgage that was affordable and the right to live in my home without being harassed. I tried every way possible and each time was given false information and told that they never said anything about a fixed rate and they held my payments until they were late so they could report me for delinquency. The last modification that was offered was ridden with clauses so that I could not have any other route and they said, "Sign or we foreclose."
So, here I am, with chronic health issues and a family and even through every step of the way, Nationstar has found a way to Segway to a foreclosure. I am desperate to find a solution and Nationstar will do anything to keep me from a solution as I await foreclosure papers. I am tired of this company and they should not even be in business. Every move Nationstar makes is a move that is a benefit for them. But through this journey, I have found that unless you can ante up for a lawyer to fight them, they will continue to rule the roost because they can and no one is stopping them.
Look at the number of complaints, and this is but one forum. You would think that someone somewhere would put a stop to this. I am tired of hearing that lenders and servicers do not want your house. Oh yes, they do, to sell it in bulk. Our houses, our families and our lives are but a means for servicers like Nationstar to make money. It is truly, truly sad.

My husband and I are so upset with Nationstar Mortgage we decided to seek legal action. We purchased our home in 7/2005 and have never been late on our mortgage. We never had an escrow account with our original loan and always paid our taxes and insurance on our own. Our loan was sold to Nationstar Mortgage in 9/2012. At the end of 2012, we were experiencing some financial difficulty. However, we still paid our mortgage payment on time every month. We contacted the county tax office and asked to make payments for our property taxes and we were told that we can make five equal payments. We made our first property tax payment in 3/2013.
To our surprise, we got an escrow statement from Nationstar Mortgage stating that we have a shortage on our escrow account. What?! We never paid escrow? We contacted them and they said the the county tax office contacted them stating that they have not received our property tax payment. We were told by the county tax office that they send a general letter to all mortgages holders when taxes are not received - the tax office do not know who has escrow accounts.
Nationstar Mortgage took it upon themselves to pay our taxes (which we never approved) and now that just started an escrow account? Nationstar representative told me that I had to contact the county tax office and have them send their money back! How unprofessional. We have made payments to the county tax office and now Nationstar is pulling this stunt on us. They are telling us that we have to start paying escrow. My husband and I are so upset.
This is not right. How can they just start an escrow account and we have no documentation?! We are seeking legal advice and have written letters to the CEO of Nationstar, contacted the BBB and also the attorney general.

BOA sold mortgages to Nationstar in an agreement signed in January 2013. In the second week of March, BOA sent out a good-bye letter with very little information about out new mortgage holder. No welcome letter was sent by Nationstar and it is now April 9th (past the April 1st mortgage payment date). If you called Nationstar before April 5th to get an account number or address, “you were not in the system” and they could not give you any information. The phones are so busy with people desperately trying to get any information regarding account numbers and mailing address so that they don't mess up their credit rating, that it took 4 days to get someone on the phone.
Their website states: "If you recently received a notification that your loan was transferred to Nationstar Mortgage LLC, welcome! Watch your mail for our ‘Welcome Package’ which will come 3-4 days after the effective date in the Notice of Transfer letter.” It is now 9 days and they haven't even started mailing them according to Maria in customer service. This is unacceptable.

Beware of a customer service nightmare, and I'm actually a good customer. After having my mortgage transferred to them, I have had the misfortune of dealing with them twice. Currently, they mixed up my proof of insurance coverage as the annual renewal took place. No change, just a continuation of the same. The letter from them says I am not in compliance and they are taking out insurance on my home. Four phone calls and over an hour later, it remains unresolved. The phone calls ended with me being hung up on by an automated hang up service with pre-recorded various reasons. The one time I actually got to speak with a service representative, she understood the problem but was unable to help me. Then she put me on hold where the machine came on and said they were closed and hung up again.

My loan was sold to Nationstar Mortgage during a short sale with Bank of America. Even though we had two offers at the BOA asking price, Nationstar started the foreclosure process all over again. Repeated calls to the bank resulted in me leaving messages and nobody would return my calls. Today I did reach someone who was insensitive and demeaning. I am ready to pack up and leave this house. I can't believe the government allows this to happen. HARP, what a joke!

I originally had my mortgage with Aurora and never had any problems. When Nationstar took over, they do not send monthly statements and will not allow me to access my account online. I had an attorney contact them and I requested a history of payments, which they did send; however, I noticed that my total loan amount was higher than when I was with Aurora. When a mortgage company takes on the paper from another, they cannot add money to the loan amount. This is fraud. Also, I just received a letter that they will no longer accept my payments through Bill Pay from my bank. What are they trying to pull? When I was sending payments by check, they would hold onto it until the day it was due. I have never been late making a payment since purchasing my home in 1999, and I am not going to let this company ruin it for me. They have the worst customer service of any company I have ever dealt with in all my life.

I received a letter from Bank of America that my mortgage will be going through Nationstar starting April 1st, 2013. I looked them up and noticed on the BBB they had 1270 closed complaints but still had A at ratings. The rating didn't seem right to me but it gave me a glimmer of hope that they wouldn't be as horrible as the reviews I read. I never received any documentation from Nationstar. The only paperwork I got was from Bank of America letting me know where to send the payment. I sent the payment to them on around March 21st and the payment still hasn't cleared my account yet. I'll be calling them Monday and hopefully, I will be able to contact these wankers and give them a piece of my mind.

I have never dealt with a more unprofessional, disorganized company! This is my 3rd mortgage and the process has never been anything like this! My husband is a police officer for 23 years; I am a teacher for 15. Our credit ratings are 800+ and we have enough money in the bank to buy our future home, yet Nationstar apparently feels as though we are not the type of clients they would like to have as customers. If we aren't, then who would be?
We have been jerked around, had our files mishandled, been asked to supply over 500+ pages of documentation, been asked for the same things multiple times and still have not managed after 6 months to get an approval. We were supposed to go to closing on Monday and things had to be shut down at the last minute the Friday prior. Talk about an inconvenience. Everything has now had to be rescheduled - including flights, hotels and rental cars! I cannot find one positive word to say about this company.
Nationstar has an association with KB Homes that I will do everything in my power to severe. This is not how customers should be handled, especially not customers like myself and my husband. While I understand that most underwriters are working off a checklist, at some point you have to step up and remember you are dealing with human beings - not robots! Come on Nationstar... how bad does it get?
My word of advice... run in the other direction! Do not apply for a mortgage with this company! There are better companies out there - ones who will treat you with more respect and dignity. Do not apply for a mortgage with Nationstar.

I read a lot of these reviews and was very worried about my refinance. My loan was originally with Flagstar and it was sold to Nationstar a few years ago. I never had any problems with either one of these companies. In September, I started a refinancing project with Nationstar and it was finally completed last week. While it took a lot longer than I anticipated, I have to say that the two people I worked with were outstanding. They were friendly and replied to my endless emails right away.
While they couldn't expedite their underwriting department, they did the best they could with what they had to deal with. The underwriting department seems to have issues that should be addressed to them. I don't know why they can't look at a file and tell the customer what all they still need instead of adding one item a day. That's pretty sad. In this day and age of everything being computerized, it really shouldn't take this long. I just wanted to write a review that wasn't a total wreck like many others I read. It seems like sometimes Nationstar comes through.

This is clearly the worst company to do business with! You are transferred from person to person. No one knows what is going on with your account. They cannot give consistent amounts that are owed. They don't return calls. Then they place your house in foreclosure and then laugh at you when you attempt to get things corrected. They return payments when they are owed. I will be losing my house even though I am willing to pay the past due amount but not the attached $2700 attorney fees since it was Nationstar's fault it was placed in foreclosure.

This company harassing is an understatement! They called yesterday a few times and today a few times. I called them back and went through the telephone maze. When I finally spoke to someone, I asked why they were calling me. She said to remind me of my payment due. It's the 4th of the month, which I clearly stated to her! So you called yesterday and today to remind me of my payment due currently? She said yes. I said, "So you have been calling repeatedly to remind me of a mortgage payment I've had 12 years due the same time every month?" She said yes. I asked if they were going to continue to call repeatedly about something that was current. And you guessed it, she said yes. What **. Really. I'll be glad when they fold and my mortgage gets sold to someone else.

My mortgage was sold to them about 3 years ago. The transition was seamless from Flagstar to Nationstar. However, with the economic collapse and medical issues, our income had drastically changed at that point in time. We tried to refinance and were told we made too much. We ended up filing bankruptcy and still were unable to afford the mortgage. It seemed that every 6 months our escrow needed to be increased. We fell behind and they kept sending us paperwork to refinance or take advantage of Making Home Affordable to modify. We kept being told that we do not qualify.
In September 2012, we submitted paperwork the 5th time to modify and were contacted beginning of December 2012 that we were approved and needed to make 3 trial payments then we can modify. We followed through and received our modification paperwork on February 28th and were asked to have it notarized and return it by March 9th. This is only 6 business days. They require 7-10 business days for any correspondence we send them. I had the paperwork notarized on March 4th and attempted to send it back to them the next day. However, the prepaid air bill and FedEx envelope they sent to me were not compatible. I called them and they stated they would send another one out (FedEx is 80 minutes round trip from the nearest office).
At the same time, I inquired about the $414.00 past due escrow and stated I would like to pay that. I was told to mail a check in that amount to the regular payment address with "apply to Escrow shortage" written on the memo line. I mailed it out on March 5th. They cashed it on March 15th and put it in suspense. I received a letter on March 26th telling me I had funds in suspense. I call after going through an automated system for 20 minutes, and I am told that I owe another $90.21 in escrow. I begin questioning why my legal modification documents state I owed $414.00 and wanted to know where the difference came from. No one can tell me.
I talked to Tommy 3 times while I waited for the new envelope to show up and he kept saying he had mailed it to me 3 times, and that there is nothing more he can do for me. I ended up having to pay $30 to have it overnighted. They received their paperwork on March 20th. In the three conversations I had with Tommy, he just stated that the paperwork needed to be in their hands by the end of the month. I am now being told that because they did not get the paperwork by the 9th (which was a Saturday), my escrow amount changed. For what reason I have no idea and neither do they.
This is a frustrating company to deal with. No one seems to know what they are doing and they just keep transferring you around from one person to the next and you have to keep giving your information and repeating yourself. If on March 9th the escrow amount changed, when were they going to notify me? In my modification documents it says I could just have the $414.00 added to my payments for the next 5 years. So if they are willing to finance this $414.00, how did $90.31 get added? At this point, I am stuck with these people unless my home value increases, and I can come up with $30,000 to pay off the part of my loan that is being deferred. This company needs to go down; they are clearly doing things illegally.

If I were to speak from my frustration and the length of my interaction with Nationstar Mortgage, it would be a short novel. Rather, here are the shortened details:
In Feb 2012, I recognized that with home under water and expenses, but not salary rising, I was becoming increasingly late in paying mortgage. I began receiving notices from Nationstar about options to reconcile account - including foreclosure, deed-in-lieu, or short sale. In May 2012, I finally contacted Nationstar to (reluctantly) start the process for deed-in-lieu (promise of transference of property back to Nationstar with no residual financial consequences, plus up to $5K in relocation assistance).
On June 20, 2012, Lindsay ** from Nationstar contacted me as rep handling the transfer. She advised my former partner and I that we had to vacate the home in order for the process to be started. On June 28, 2012, Lindsay ** asked for a firm date when the house would be vacant - I gave her July 20th - which also started her process to have the house evaluated for fair market value and order title and deed. On June 29, 2012, Lindsay said she officially started the process with ordering title and deed. On July 18, 2012, I contacted Lindsay to say that I would be delayed by a weekend in moving out due to storms in the area.
On July 19, 2012, Lindsay confirmed the delay was fine; the house was vacant on July 22, 2012 as I quickly sold most of my belongings, stored my clothes, and scrambled with temporary shelter with friends as they could allow ... waiting for resolution from Nationstar and relocation assistance to help with new apartment down payment. On July 20, 2012, I received notice of layoff from my job. On August 3, 2012, I received email from Lindsay about the second lien (IndyMac Bank) on the mortgage and requesting authorization letter from me to speak to them on my behalf - I sent it the same day.
On August 14, 2012, Lindsay advised after speaking to One West Bank (IndyMac parent company) that One West was requesting - IndyMac account info, authorization for Nationstar to speak on your behalf, hardship letter explaining reason for deeding home, 3 months pay stubs to show (gross/net), 3 months coinciding bank statement to verify income, most recent Tax return and monthly expenses. She also advised that Nationstar wanted the same information (no mention of this when the process started); Lindsay gave fax numbers for One West and Nationstar (her) where I would send.
On August 28, 2012, Lindsay emailed me to find out status of documentation - I replied that I was still gathering since some of the papers were in storage boxes. On September 13, 2012, I provided all documentation to Lindsay and faxed to number given at One West. On September 20, 2012, I received this email from Lindsay Harpole upon my request for status: "I have called twice to follow up on the information you have sent. IndyMAc states they have not received the information and do not have my authorization on file. The rep from their bank gave me a new fax number to send documents to, fax #269 353 2432. Hopefully they will receive and, "I can help you settle this."
On October 2, 2012, I received this email from Lindsay upon my request for status: "I am still having trouble getting to even speak to One West. They stated they have received your documents; however, the authorization letter you sent is apparently not acceptable for me to speak with them as a 3rd party. The letter needs to include your One West loan number, my name specifically, and that you are authorizing me from Nationstar with a date. I am trying my best to work something out for you as the first lien holder. However, the other lien seems to be making the process very difficult. Please call them asap to figure out what they need to allow me to continue this process for you. There is an additional fax number I received to resend the documents fax # **; this is a gentleman named Jose ID **." I re-faxed all information to Lindsay and the new fax number (and finally a name) at One West with new authorization letter.
On October 22, 2012, I received a message from Lindsay upon request for status stating that One West says information is still under review and she believes they are being uncooperative and her hands are tied until they respond. On October 23, 2012, I wrote a letter to the CEOs of both Nationstar Mortgage and One West Bank: Mr. Jay Bray, CEO & Director, Nationstar Mortgage, 350 Highland Drive Lewisville, TX 75067 and Mr. Joseph Otting, President & CEO, One West Bank, 888 East Walnut Street Pasadena, CA 91101
On December 12, 2012, I received a call and email from Crystal ** at Nationstar to say that my file had been transferred to her and she would be handling it. She would order the title, deed, and I would need to fill out forms from Nationstar and One West and fax over documentation (yes, once again!). I complied. On January 2, 2013, Crystal advised Nationstar would need a letter from One West to move forward with deed-in-lieu. On January 22, 2013, after weeks waiting for the title, Crystal advised of receipt of title and sent letter of offer to settle to One West. On January 23, 2013, I got a call and private email message from Patrick ** at Nationstar to alert me he would investigate and handle my situation and needed a weekend to get the details on everything.
On February 6, 2013, after not hearing anything from Nationstar, I emailed all the parties named thus far, and added Ramie ** requesting status - I received response from One West stating they were still reviewing the settlement offer. On February 20, 2013, I received notice of settlement from One West and sent to Nationstar; Crystal advised she would submit settlement to the investor (unnamed, who would, I learn, take ownership of the house and provide the relocation assistance). On March 4, 2013, after nothing from Nationstar in weeks, requesting status I received note from Darrius ** at Nationstar advising he would be handling my file with negotiations with the Investor - there was no estimate when the transaction would be closed. On March 11, 2013, I learned from email from One West that Nationstar had informed them privately that they expected close of transaction end of March. Nationstar never advised me. On March 27, 2013, the last communication with Nationstar was my request for status and Darrius advised no closing date for transaction.
Nine months and counting, there is still no closure on this nightmare and not a dime in relocation assistance from Nationstar Mortgage and unless I contact them, there is not a peep from them.
I have written an article on this whole episode that I hope to have published if and when this is finally resolved, so that other people whose mortgages end up in the hands of Nationstar will know to refinance immediately and get and stay as far away as they can from this horrible corporation.

I am a landlord who originally had 2 mortgages through Countrywide bought by Bank of America, then sold to Nationstar Mortgage. Payments are due today. No paperwork has been sent for one of the loans. After being on hold for over 34 minutes, they were kind enough to pick up just to tell me they can't access that account. While waiting, I read the reviews and found out this is typical for them. When I have tried to contact them before, I can never get through. How do they stay in business with this kind of service?

Wow! After reading these reviews, I feel even more helpless. I was transferred to this mortgage company a few months ago and they are completely consumer-unfriendly! I made mortgage payments online only to find out a month later that I did not make payments?! They only accept payment through Western Union for whatever reason. Plenty of money in my checking account! So now I have late fees and I am in foreclosure for being 45 days late. **? I am so pissed off now I just want to not pay them and see where this will go. I am under water so it certainly will not be to their benefit. By the way, I was in the mortgage industry for 20+ years and used to do foreclosures.

I am a 100% disabled Veteran, 100% non-workable. This is according to the Veterans Administration and I receive a check of a certain amount each month to compensate me for these disabilities because I cannot work to support myself. There are no taxes taken out of this check. I also do not pay personal income taxes to the IRS or the State because of these disabilities. Since I cannot work, the only money I receive each month is my disability check from the VA. This is the same for any disabled person, veteran or not.
I applied for a HAMP loan modification in August of 2012. I received notification from Nationstar Mortgage that I have been approved and given the amount I must pay each month. Per HAMP the amount should be 31% of my income. The amount I was given is closer to 42%. When I asked why, I was told the check I receive is considered “net” per the Making Home Affordable Guidebook and they added the 25% that is required increasing my income by a sizeable amount per month.
Making Home Affordable Guidebook (6.1.1 Monthly Gross Income) - Monthly gross income is the borrowers income amount before any payroll deductions and includes: wages and salaries, overtime pay, commissions, fees, tips, bonuses, housing allowances, and/or other compensation for personal services; Social Security payments, food stamps and adoption subsidies, including those received by adults on behalf of minors or by minors intended for their own support; monthly income from annuities, insurance policies, retirement funds, pensions and disability or death benefits; rental income and other miscellaneous sources of income. If only net income is available, the servicer must multiply the net income amount by 1.25 (125 percent) to estimate the monthly gross income. All non-taxed income, including non-taxed social security income, is considered net income. Version 4.1 As of December 13, 2012, Page 101.
I have asked Nationstar Mortgage to explain it to me but they can’t. Making Home Affordable helped me finally get my loan modification although they added an extra 25% to my income. I don’t understand why, so I’m writing to them online at www.makinghomeaffordable.gov. I have tried to ask them when I called 877-300-5454, but they don’t seem to have an answer except that it’s what is written in the handbook! I have written to these two government sites with no replies yet: Federal Trade Commission (FTC) Consumer Response Center, 600 Pennsylvania Ave NW, Washington, DC 20580-0001; US Dept. of Housing and Urban Development (HUD), 451 7th St. SW, Washington, DC 20410-0001. I just wrote to the Dept. of the Treasury asking them about this additional money added to my income, as they were the ones that wrote this guidebook.
I contacted the National Mortgage Settlement, at http://www.nationalmortgagesettlement.com/help, a department of the Federal government that helps homeowners that are being wrongfully treated by the 5 major banks (Ally/GMAC, Bank of America, Citibank, JP Morgan Chase and Wells Fargo), but none of these are my lenders so they couldn’t help me. Unfortunately they have begun with those 5 major banks but have done little to help those of us that have one of the smaller banks or a loan servicer. These banks/servicers are still being allowed to do pretty much whatever they want, unless we complain loudly and continuously.
I have also gone online to Consumer Financial Protection Bureau (CFPB) and filed a complaint. This is a government site and looks into the issues. California just passed its Homeowners Bill of Rights and can be seen at http://oag.ca.gov/hbor and I have been reading it to see if there is anything in there that can help me. It has taken me over 3 years of writing and calling all these government offices to finally get my loan modification, and it’s still not right! If anyone has any other suggestions, please let me know!

I just wish that they have negative stars rating because I'd give them -5 stars! Giving them 1-star rating is way too good for them! My loan was originally from BOA. Nationstar took over in Sept. 2011. I received letter from BOA saying that I'd receive mortgage statement from Nationstar but nothing had arrive. I had to call BOA and asked them if I'd still be able to make payments through them because I didn't know where to mail my payment to. Anyway, I've set up an auto payment online. They just took the money and still charged me with late fees?
My loan was under Fannie Mae/Freddie Mac and also under water. I tried to refi through Chase and BOA, but they said I'd need to work with Nationstar. I've been calling for months until I finally got someone live on the line to help me. Anyway, I got my interest lock in on 12/27/2012, with 4.75% fix for 30 years. That was pretty high at that time, but I had no choice but to go with Nationstar. My mortgage will reduce from $1,193 down to $1,003. The loan officer had quoted me with $2,560 closing cost. One month later, I received GFE from him. The doc showed that I'd have to pay $5,509 for closing cost! I called and called and kept calling the loan officer to find out what went wrong. After 2.5 months, I got a hold of him and he went over the GFE with me. He said he'd fix the doc before I went to closing.
I just received new loan doc from Nationstar. My monthly payment is now $1,007 instead of $1,003! The total fees went down to $5,420 but why do I have to pay $6 more per month? Yet, the closing cost is not even near what they first talked to me. The processor got it fixed down to $1,003 and I'm closing today in 2 hours, but the closing cost is $2,900? I called and got the loan officer to call me back. It was a horrible attitude that I've ever dealt with! He's threatened me that he'd cancel my loan! Well today, the rate had gone up quite a bit and he said he'd not get the same deal if he cancels my loan! He said whatever he had quoted me before and all those documents I've received were all wrong! He said he didn't remember anything about my loan! The monthly payment was supposed to be $1003.13 but it went up to $1003.65 and $2,900.00 closing cost.
He even said his people were doing a good job to help me to go through the process and I have problem with 50c different from his first quoted amount and the final HUD! Okay, first of all, it was not just 50c I'm talking here. It's about the principle! It's about all the time I've put in to get a hold of someone to get my loan mod moving! It's about that what Nationstar had promised and not executed! At the end, I'm paying 50c more per month for the next 30years! And I'm paying $340 more on the closing cost! I wish I could refi my loan through other banks. Nationstar is a joke!

I have had Nationstar not even a year, and three times I found out only when they called to tell me that I was late that my mortgage did not get to them. Recently for February, they told me they didn't get it and I paid it to them by phone but found out that they cashed my check for February on March 8th. How messed up is that? They got three payments from me after March was paid by phone to them because I was afraid they would not receive it.
You can never get an agent on the phone at all. They harass you on the first of the month saying you're late with your mortgage when indeed you have until the 17th. I asked them to stop calling me but surely no one called to tell me that they got an extra payment. I am so sick of this company. Never did I once have a problem with any other mortgage company before this one took over. I am going to file a formal complaint because I am stuck and cannot refinance. Just venting with the rest.

I had a mortgage with Bank of America from 2008-2012 and my mortgage was always paid on time. August 2011 I applied for a loan modification through BOA with a program called Making Homes Affordable, which is a legitimate government program. The process was great. The account reps (BOA) were always available and helpful. All trial payments were made on time. Everything went great. The loan modification was approved in December 2012. January 2013 I phoned BOA to make my new loan modification payment and was told to call an 800 number. I called and to my surprise, my loan had been sold to Nationstar. What a nightmare. I spoke to a rep and inquired about what the heck was going on. Nightmare continues.
I was told to set up an online account and was given an account number. However, I wasn't able to pay via internet due to NS was asking for a mortgage amount other than what was agreed on. I don't know how they came up with the amount. I called back and was told to mail payment in. I mailed in January. The rep also told me to expect my new modification documents with Nationstar via FedEx within the next month. I was relieved! Everything is back on track. Boy that didn't last long. A couple of weeks later I received a call from NS stating that my house was going into foreclosure and would need to start over with my loan modification, although I had faxed all the final documents to NS from BOA.
During this time I sent February's payment via mail. This time I was told I couldn't pay via mail and that I would need to send certified funds. I'm in tears now not knowing what to do or how to get this misunderstanding cleared up. My loan is current, however, today I got a letter from a company in San Diego stating that my house is indeed in foreclosure. I have been to hell and back. I am scared about what Nationstar is trying to do to me but have done nothing wrong!

I originally financed my house through Centex who in turn sold my mortgage to Nationstar. It was the worst day of my life. They would never give me a 30-year fixed loan. They would only give me a 2-year ARM loan. They wouldn't refinance me and said my debt to income ratio was not good. So the 2-year ARM loan kicked in. My payments went from $658 a month to $1,100 a month which I obviously couldn't afford. I contacted them a year before I actually lost my house. They said they had a program to help. They told me to write a hardship letter explaining why I was unable to keep up with the payments. I wrote it and faxed it to them the next day.
When my payment came due the next month, I inquired about the letter I had faxed. I was told that if I made a payment, they would submit the letter. This happened for two more months. They never submitted the letter. I did everything they said and they never helped. I called and told them the money for the payment wasn't in the bank. They assured me that it wouldn't come out. It came out anyway. They said they had no record of the call.
Two years after I lost my house, they sent me a forgiveness of debt which would have me owing the IRS about $9,000. Thank God I declared bankruptcy so I didn't have to pay IRS. Something needs to be done about this company. I really want to start a class action lawsuit!

This company just bought my mortgage in December. I had to have Bank of America call them in December to tell them my account was fully current and to stop calling about past due money. Now in March, they have charged me $445 for legal fees due to foreclosure proceeding, but I have only made 2 payments.

I had a mortgage with BoA for the last few years and my mortgage was always paid on time. Recently, I applied for a loan modification through a concern named Naca. Why did I do that?! Just this past week, my loan was sold to Nationstar Mortgage. I kind of wondered if my loan request for a modification had anything to do with the loan transfer. So I am supposed to make my mortgage loans to Nationstar beginning on the first of April. I have no loan number from them or any paperwork from them! My concerns were really brought to light when I went online and read of the many complaints that are pouring in about the problems with Nationstar. I am scared! I am 72 years old and on fixed income. My loan was originally with Bank of America and was sold to Nationstar in October of 2012. In the letter I received from Nationstar, they had a contact person's name and phone number. I have tried many times to call the number and have never spoken to a live person. During my time with Bank of America, I attempted a loan modification 5 times and never received a response to the packets I filled out. My loan was then sold to Nationstar. I just received my second packet from them requesting the same information. I have been dealing with this for almost 3 years now. I am on disability due to medical issues and I have definitely had a hardship so I should qualify for a loan modification. I would like to add my name to any class action that is filed against Nationstar. I attempted a loan modification 5 times.

My experience with Nationstar has been nothing but a complete nightmare! My original loan was with First Horizon. And after a painstaking loan modification with First Horizon, they sold my loan to Nationstar during the "trial" period of my modification. Of course, Nationstar tells me I will have to start all over... imagine that! They do this on purpose! Ultimately I end up in foreclosure, but I wasn't about to let them get the best of me. So I fought back. I enlisted my congressman and state senators to help my cause. Miraculously, my loan modification went through immediately. When the loan modification did go through and it was all finalized, I had a funny feeling that there would be more stress and heartache to come from Nationstar. I just felt that since I had "strong armed" them into getting my loan modification, they would in a sense "pay me back."
Well, so far they are doing a great job. Now, they are purposely (I mean this) messing up my escrow account to the point where I have to pay at least $2,500 a year. The first time I just paid it and settled up. Now this year, they want $5,400.00 of which $3,400 they say they paid to my insurance company that doesn't match my insurance company's records. I really would like to start a class action lawsuit but need lots of people to help out. Nationstar has me trapped. There is no way I can go to a different bank to re-fi my loan. I own and operate a cattle ranch and to date, there is no bank in the United States who will take a ranch/farm loan because of the risks. Not that I have any extra time for fighting a giant, but I don't know what else to do. I would love to hear from anybody with similar problem with Nationstar.

Nationstar has been nothing but evasive, duplicitous and a headache since the day they took on our loan from the original mortgage company (unbeknownst to us at the time). We've continuously paid more into our escrow for 2 years now, yet they always say there's not enough money in it. When we asked where the surplus money we paid into it last year went, we aren't given a definitive answer. Now, they've been purposefully mailing out our bill within the last 4 days of the month (for the past 5 months) to try and bait us into incurring late fees.
So I've been printing out the statement off of the website mid-month to ensure that we always pay on time. Without any warning from them, I went to print out the statement for this month and they are claiming we didn't pay at all last month, even though we did and have the paper trail to prove it! They are asking us to pay twice plus late fees that we didn't actually incur! This company is absolutely maddening to deal with, spending hours with them on the phone, always with a different representative who is useless when it comes to getting any straight answers! This company seems downright criminal, and probably is.

I just wanted to add a comment for people going through the same thing with this bank. After 8 months of dealing with Nationstar Mortgage on this loan modification, I had finally had it. This company has asked to update the same forms twice and sometimes three times including the application for the loan modification. I've had to have my wife sign even though she is not on the loan or title. I've had to update the request for tax returns three times even after they already had all my taxes. Two weeks ago, I called them back because the last thing I heard was everything was good and it was forwarded for consideration, "Please allow up to 30 days."
So I called back and was told I again needed an updated tax return release form 4506. Again, they already had my taxes. I wasn't even told they needed that wasting more time. So I sent that in and called back again. I was told again everything is good. You should know yes or no on the modification by Tuesday. I again asked if nothing else is going to expire and was told no. Then today, I called to get my answer and was told again I needed three separate documents including more pay stubs. This place does not know what they are doing. They won. I told them I was not going to play their game anymore. They have no interest in completing these modifications. And you never seem to deal with the same person. Terrible, terrible customer service.

We have talked to several people in regards to our loan. Nobody has helped so far. This has been going on for 10 months already. We applied for a loan modification; they kept asking for documents and 8 months later, we were told that we didn't qualify. We wasted our time bending backward doing everything they wanted only to be told that our house was in foreclosure. Apparently, Nationstar doesn't like helping their customers.

I have been trying to pay off my home loan with Nationstar for over four months. When we requested the payoff amount, we were given one payoff amount. But the day we were to close, they suddenly came up with an additional $7,800.00 in escrow fees. When I asked for an explanation, they told me these charges were from 2002-2004. Thing is we filed a Chapter 13 BK in 2005 and all charges were included in the Chapter 13 agreement. We have sent in proof and since December 2012 we have been told the issue is being researched. I have called in repeatedly, sometimes being on the phone for 2 hours and talking to numerous people, having to re-explain the issue over and over.
I have contacted customer relations to no avail. They did reply after my first contact with them saying the issue was resolved, only to find when I requested a payoff amount again the escrow amount had increased and they were adding an escrow amount of $800 to my monthly payment. We have always paid our own taxes and insurance. No one I have talked to regarding this matter has ever given me their last name, which I thought was strange. Every time I call back, I am forced to talk to someone new.
My anger and frustration level is extremely high. Meanwhile I have a purchase pending for a new home that is being put on hold until the payoff is resolved. The longer I wait, the more interest rates start to creep up which is costing me money. This is the most unprofessional major corporation I have ever dealt with and I would recommend you to not do business with them, if at all possible.

I agree with all the horrible lies the customer service reps tell at this trifling company. Once Nationstar took over my loan, I thought, "Great, I don't have to fight anymore with Bank of America." But Nationstar is worse! I only discovered that fact once I logged on to the site and read the customer comments. Every last person said that Nationstar won't give you a loan number. They will cash any check you send them (be it signed or not), will say you never paid, charge you late fees as well as take additional monies out of auto pay accounts and won't refund any money when they agreed it's an error! Only one time since I received a letter from BA regarding selling my loan to Nationstar (after a two year court battle to get a simple modification) have I spoken to a live person. That was only because BA stated in the letter I received from them on Sept. 17, 2012 that after Oct. 16, 2012 they cannot accept payments from me. I knew at that moment I needed to send them to Nationstar starting in November 2012.
The first problem I noticed was I didn't have a loan number from Nationstar. I called the number listed on the letter BA sent me, but I only got the automated system saying my welcome packet will be in the mail soon. Then I noticed that the letter stated my homeowner's insurance would still be paid. Then further down in the letter it said it wouldn't be paid. Immediately I called State Farm. I was told by my agent that they haven't received anything. I explained my concern to her about being covered during the transfer period, but I didn't nor couldn't get my new loan number from this company. I faxed her the letter. Well it took her two minutes to reach a live person at Nationstar. She had me on a 3-way call as I listened to this customer service rep lie to her about sending me info in September 2012. I had to interrupt.
He began to tell us they don't have to tell me anything about my account because I was still fighting with BA in court. My agent told him that has nothing to with me getting my loan number or my homeowner's insurance company getting notification about the transfer of the loan. If it had not been for her, I wouldn't have my account number so that my payments would be made on time. I keep writing my BA loan number on my payments and sending them to the address listed on the BA letter. In January 2013 I finally got a letter welcoming me to Nationstar with my loan number, payment address and that's the only correspondence to date.
Now it appears they are refusing to send me bank statements or allow me access online to review my account. I keep trying to check my account online since, but I'm always told by the popup box that my name and loan number don't match their records. I've sent them 2 emails today to be contacted, but as I've read, it won't happen. But every month they are cashing all my checks! Please include me in any class action lawsuit brought against Nationstar.

Last July, we started refi paperwork with Nationstar who holds our mortgage for a townhouse in Las Vegas. At the time, our house was underwater. The processor at Nationstar said that in all probability, we would still be approved for a 4.5% refi. (Our current interest rate is 6%.) So we waited and waited. Every few months, I would contact the processor and he'd say that it was at the underwriters. Four months at the underwriters. In December, it finally cleared the underwriters but I was told I needed to update our financial information. Fine, I did that. Beginning February, I was told the papers were now going to the processor's manager and it would be finished very soon.
Beginning March, I tried contacting the processor. No response. I tried contacting the processor's manager. No response. Finally, this past Friday, I had a call from a new processor who said that she was taking over my file and she needed updated financial information for her to proceed. Well, I think the penny has finally dropped. Based on their behavior, I believe that Nationstar has no intention of refinancing our loan. Really, why should they when they receive $365 every week from us? Our payments would have dropped to around $950/month according to the processor nine months ago.
At least, the market in Las Vegas has improved and I had learned a week ago that apparently, our house is no longer underwater. (We actually rent it as we moved from Las Vegas four years ago.) So I told the processor that I was going to file a complaint with the Consumer Protection Agency (and anyone else who can do anything about this) and I was going elsewhere for either a refi or to sell it. I also emailed our previous processor (who still works for Nationwide) and he said he was very sorry that this had taken so long. Our original loan had been with William Lyon Finance (or something like that) and they sold the loan to Nationstar. Given that this can happen with loans, we have determined we will not buy another house until we can afford to pay cash. Given that we are senior citizens, I think we will be renting for the rest of our lives.

Okay, everyone, I was notified earlier this month from BOA that my first mortgage was transferred to Nationstar. After spending several hours reading all of these miserable complaints, I have decided because there is no way I can refinance that once they provide my mortgage information and if they start their games, I would be willing to contact an attorney on our behalf to possibly start a class action suit. In order to create a class action lawsuit, there needs to be numerous people with the same complaint(s). It is my intent to watch this company as closely as possible, retaining all documentation as I start to make payments to this company.
I know there will be an issue once they start servicing my first mortgage because BOA thinks they will be paying my home insurance from my second mortgage, in which case, my second mortgage does not have an escrow account. It will be interesting to say the least. As a side note, my dad's mortgage has been sold to another mortgage company by the name of Greentree. They are just as bad, if not worse, than Nationstar. I will continue to follow these reviews in the coming months and, if necessary, as stated above, I will contact one of the high-end attorneys here in Orlando.

Bank of America was trying to sell our loan to Nationstar. Before the transaction could go through, we refinanced through Navy fed. Well they sold before they stated they would, so then when we were sent a check for our overage. We didn't cash it right away, but when we did, they failed to pay it and bounced! Their explanation was they weren't done analyzing the account and thought they owed us more money?! Okay, just send us another check? Nope. Instead, bounced a check and I have never bounced a check in my life! Costing us $15 and embarrassment over a month later. I still haven't got my money!

I am not somebody that typically goes to the extent of writing a complaint even in the worst circumstances, but I feel so strongly about this that I have to try and do something. I refinanced with Nationstar last year and had my first payment due 12/1/12 which was set up with the auto pay system. So my payment was sent on 11/30/12, and for whatever reason, they sent my payment back to me on 12/3/12. There was no letter saying why, no call or any kind of professional follow up. I had no idea this had happened to me. I found out on my next statement in January that I was delinquent for December with a late fee as well as needing to pay for January.
So long story short, I called Nationstar and they told me that I will be fine, “Just send/fax in your bank statement that shows you paid us on 11/30/12, and we sent it back on 12/3/12; and this whole mix up will be fixed.” So I did. You would think after two weeks someone would get back to me? Nothing! So I called them and was told that they did in fact see the mistake, and they refunded me my late fee and assured me that this would not go on my credit. This is what I was worried about the most because I take pride in having great credit and paying my bills on time, especially in these hard times where credit is everything.
I am newly married and my wife and I have been saving for a long time to finally buy a home to start a family and get out of our condo which is what this Nationstar Loan is on. Well wouldn't you know, when our loan broker ran our credit to get a new loan for our house, he found that Nationstar had put a ding on our credit. As frustration and anger took over, I finally calmed down and called and tried to handle it as grown up as I could. Well this is when my experience with Nationstar got worse and worse. Nobody had an explanation? No one would call me back. I had to explain myself 10 different times. I could not get anybody to help me get to the bottom of what was going on with my account.
As far as I am concerned, they have totally screwed me; and I can't get my house now because this is on my credit. I can't believe that such an unprofessional team like Nationstar could do this to me. I feel totally helpless. I have done everything on my end that they asked me. I made all of the follow up phone calls and faxed them everything that they needed from me. Each time I call it’s someone new that I have to explain everything all over again, and no one seems to care or wants to help. They all gave me the runaround and were rude in doing it.
I am a good person that always pays my bills on time and I certainly do not deserve to get treated like this. I can't believe Nationstar is getting away with this. I am so upset and it makes it worse, because there is nothing I can do about it besides trying to keep calling in hopes someone will eventually help me and take this mistake off my credit! Please do not use these people. I can't imagine they will stay in business much longer! Thank you for listening if you made it this far!

I have been an unwilling customer of Nationstar for about 5 years. My mortgage was sold several times before it landed with Nationstar. I was approved for refinance in September 2013. I have been patient but come on. In today's age of instant everything, does it really take 6 months to refinance a mortgage? This doesn't make any sense to me. From the time I originally looked at my house (first visit) to the time I closed, it was only about 4 weeks or less. Why would it take so long to refinance a mortgage with an existing customer? Something just doesn't seem right. They have us where they want us. There is no urging on their part. In fact, they don't want us to refinance because the longer they keep us in the current cycle, the more money they incur.
In addition to taking this long, there is no contact from them. Today I got an email from them saying "good news," which I was overjoyed about thinking maybe it had finally gone through. Nope, just a spam saying that I could refinance. What a joke of a company. I hate that I am forced into using them and forced into staying with them.

I faxed numerous properties info to Nationstar for loan waiver to sell the homes. I spoke to eleven people and all told me different instructions. Then I was told to type a hardship letter on each individual property. I did. Then I was told those were not the right instructions. Then NS calls you and says to call the 1-888 number but never tells you what they are calling about or which house or the ext. So you do the voice listening on that number and still cannot get a live person. If they are going to call the owner, at least tell them which house and the ext. and what it is about.
I just quit calling the 1-888 number and never answer it anymore when I see it on caller ID; I just let my answering machine get it and it is the same message over and over. Just FYI, I have numerous loans as I am an investor in real estate and have a credit score of 810. And in the day of modern technology, they cannot give you a live body to talk to or any information why they are calling; and customer service won’t let you talk to any other supervisors in the loan dept. or the research dept. or any other dept. They said they are not allowed to give any calls to any supervisors except customer service. So if they cannot talk, what do they do all day, work on their iPads?

I was recently transferred to Nationstar Mortgage from Bank of America, without my consent or approval, without asking me. That is not the problem; I understand that is common practice with lenders. The problem started with the transfer process. I had been on a bi-weekly payment with Bank of America. I had already had a payment deducted for half of the month of March on Feb. 8. Then I was transferred to Nationstar on Feb. 26th. That amount was credited to Nationstar but was "unapplied" or in suspense.
I contacted customer service at Nationstar and spoke with Mel who was rude and talked over me. I was wanting to pay the difference of the amount owed. Mel stated that he could not accept the difference of the payment from what was unapplied, so I would have to make the full payment. After a 2-hr. call with Mel, he condescended me and asked what I didn't understand about unapplied funds. I was fed up so I went ahead and paid the full amount the next day. After talking to another customer service rep the next day, he asked, "Why didn't you just pay the difference?"
So another person another day said that I could pay the difference. That same gentleman said he could refund the unapplied funds since I paid the full amount and I was happy with that. March 1st came around and I found out that the full payment I made, in addition to the unapplied funds were applied to my first payment with Nationstar. So now I have made a $1400 payment on an $867 monthly payment. In addition to that I signed up for Equity Accelerator, which also took out an additional $537 for my bi-weekly payment, so now I'm up to $1937 out of my bank account for my first $867 monthly payment, and I have been with Nationstar for 2 weeks as of today.
I spoke with Brad on my 3rd call with Nationstar explaining my ordeal and he said he understood how frustrating that was but he couldn't do anything for me; he could not refund the amount because that was already applied towards my principal. So now I have accepted the fact that all this money has been credited towards my loan which has paid down my principal, but that was not my intention, as I have several other bills, utilities, car payments, daycare, and living expenses. I decided to cancel out my Equity Accelerator program and spoke to a woman who said she would cancel it out and refund my $537 payment that they already took out for my April payment.
I have now cancelled out my bi-weekly payments and called my bank to put a stop payment on those bi-weekly payments, just in case. So now I am going to manually make payments or set up recurring monthly payments from Nationstar's website, so I called them yet again to ask a simple question, "If I were paying x amount on a recurring payment, what date will it be paid off?" That was a field that had to be entered in for recurring payments on their website. They again could not answer my question, a simple amortization rate schedule based on how much I owe and how much I pay each month, given a certain interest rate. Any other lender I've been with for mortgage or car payments was able to answer that type of question over the phone, on the spot.
It's apparent that I will never be able to speak with an actual loan officer or anyone who has anything to do with my loan, besides a customer service rep who is not qualified or knowledgeable enough to answer these questions. I'm certain that the customer service reps are either offshore or a 3rd party hired telemarketing agency. If I had a choice, I would not go with Nationstar Mortgage. I would run away as far and fast as possible. But in my situation, I only have $20,000 left on my mortgage. I only had 2 years left with Bank of America when I got transferred so it would cost me more to refinance my balance with another lender. I have received different answers from each customer service rep I've spoken with every time I've called Nationstar. Be forewarned if you are contemplating going with Nationstar, and if you're already with them, I am just sorry for you and myself ...

I was approved for a loan modification by Bank of America. The day I called to make my first payment, I was told my loan to was sold to Nationstar. I never received notification via mail. I had the customer service rep from Bank of America fax a copy to me. I called Nationstar and was told I would have to re-apply for the loan modification program. I sent all this info to them. I was separated from my husband and he was willing to sign a quit-claim deed. This was faxed to Nationstar. I was then told I could not get the modification without a divorce decree. Because I was trapped for money, I had to file for divorce myself without an attorney. My court date is in about 2 weeks. I emailed the person that I had been dealing with, to keep them in the loop of when I would be able to fax this info to them.
In the meantime, I received a notice from an attorney stating that they are starting foreclosure procedures. The sale date was not included on this paperwork. When I called Nationstar, I was told that my sale date was March 26. I received this letter on March 8. Is this legal? I explained that I would have my divorce decree to send them in 2 weeks and was told that it had to be sent back to the underwriters. I was told to call back in a few days. I called them back and was told to call back in 3 or 4 more days. I explained to the customer service rep the situation and was told that he would get it pushed ahead because of the circumstances and give it to the person that is handling my case. I have not gotten a phone call as of today. I am at my wits' end with this company! I have a young child and need to know if I will be homeless!

I started my refinance with Nationstar in August of 2012 (Nationstar to Nationstar streamline). I was told at the beginning that they were currently taking 90 days to close. Being in the Real Estate business, I am aware of lenders being backlogged and was fine with this timeline. My file finally came out of underwriting at the beginning of November and was put in line to be assigned to a processor to review the conditions and contact me. Nothing. They extended my lock the end of November and I was continually told that I should be contacted by the processor at any time and we should close by the end of the month. Again nothing happened, it is now March 2013 and I still have never heard from a processor, and the last email I received from the joke of a loan officer was the beginning of January. Needless to say, I found another lender that will be closing my refinance by the end of March. They did more in 6 weeks than Nationstar did in 6 months! They should be put out of business!

This has to be the worst mortgage company in the whole world. I never heard of them prior to my loan being sold to them by Bank of America. I was approved for a loan modification through BOA. Two weeks later, I received a letter telling me they sold my loan to Nationstar. Nationstar, when I could actually get a hold of a real person, told me they would have to review my paperwork before allowing me to continue with the loan modification which was supposed to start 1/1/13.
I lost my job on 1/2/13 and tried to contact Nationstar again with not much luck of getting in touch with who was supposed to be my contact person. Most of the time, the extension were wrong or invalid. At times, I would call between business hours and it would say they were closed. Even the 24 hour automated system wasn't available at the number I called. I tried to contact someone to get a short sale started and after going through all the paperwork, which is for a separate department but the same exact paperwork as a loan modification, they denied my short sale. I called to ask how I was denied for a short sale when I'm unemployed, behind on my mortgage, and had a buyer. They said I had to file for a loan modification because they didn't have any paperwork saying I was unemployed.
When I told them the short sale department had the information, I was told it was a different department, and they can't access that information. Doesn't my name go with one loan number and that loan number should contain all of my information? This place gives you nothing but the runaround. I tried to explain that I can't do a loan modification knowing I'm unemployed and setting myself up for failure. I just wanted to sell the property. Again, I was told to fill out another financial packet. This place is a joke and filled with uneducated employees!

My home loan was originally with Bank of America (BOA). I was in loan modification with BOA for 15 months (Sept. 2011 to Dec. 2012) and my loan was sold to Nationstar. Two days prior to the sale of my loan, BOA approved my modification and mailed all of the paperwork by FedEx which required a payment of $2,600. Everything was set, or so I thought. It was weeks before I heard from a Nationstar rep. They didn't have any correct telephone numbers for me (which I don't understand because BOA certainly did) and started calling my parents in FL who aren't even associated with my loan. I returned their phone call and was informed that they would uphold the modification that BOA approved, but all I needed to do was fill out all new paperwork so their underwriters could review everything that BOA had approved to make sure it was in line with HUD guidelines. I was hesitant to send in the $2,600 without written approval of a loan mod from Nationstar so I held the money in my personal bank account.
All of the paperwork was completed and faxed in probably three times in a matter of one month. Their reps never contacted me after our first conversation and I was informed that I should call them once a week to check the status of my modification. I received a letter in the mail from the Trustees stating that an upset bid was placed on my home. I had no idea what was going on because I was in modification with Nationstar and had already been approved by BOA for a modification and I was just going through the motions. I contacted the attorneys and they told me my house had been sold at auction 3 weeks prior. I was beside myself. I called Nationstar and they stated that they had no idea the home was sold and were absolutely clueless. They still showed I was in modification. After calling the attorney and Nationstar about 100 times that week, one Nationstar rep had the audacity to say "Well, if you would have sent in the proper paperwork then, we could have helped you with a modification!" After speaking with another rep and he read everything on my account, he finally admitted that the paperwork I had completed and faxed in hadn't been sent on to the proper departments in a timely manner and my information basically slipped through the cracks.
The attorney told me that Nationstar initiated the foreclosure before they even spoke to me for the first time and didn't change a sale date as they were instructed to do. So my house sold for $100,000 less than I owe on it. When I log into my account with Nationstar, it still shows that I'm in modification but they need updated paperwork. What a joke! Nationstar was requesting paperwork from me and they didn't even realize my house had sold 3 weeks prior. Really? I'm so glad I didn't send in the $2,600 that BOA instructed. There's no telling where that money would be right now. I thought BOA was bad but Nationstar takes things to a whole new level. I feel like BOA took the heat off of themselves by approving my loan mod and pushing it onto Nationstar, knowing that Nationstar would end up looking like the bad folks. They will not get a penny of that $100,000. I can guarantee that. In the end, I'm in a beautiful home now that I'm renting and life is good, but it was all certainly heartbreaking and eye opening as to how twisted the banking industry can be.

In October 2012, I received notice from BofA that my loan was purchased by Nationstar as well as a letter from Nationstar saying I would get a welcome packet with my new loan information. The packet never came and the fun began. After calling to get my loan number and the address to send a payment, I paid my loan on time for the next 3 months. No additional correspondence or statements arrived. Then I received a letter that I owe $16,000+ in the next 35 days or they may start the foreclosure process! I called. As it turns out, BofA dropped the ball and added a bunch of "Capital Fees" onto several late payments I had (that were, I thought) forgiven but turns out not.
So I explained, "I will pay the $6K that I really owe but you have only had my loan for 3 months, what 'capital fees (not late fees, mind you)' could you possibly have incurred?" The gal tells me nope ... they need it all. And here is the real kicker: She then solicits me, "Don't you know someone who can purchase your home from you on a short sale? Maybe a friend or family member?"
Now I am short sale stupid so I just told her, "No! I am trying to stay in my home! I have never contemplated selling it! Can't you just take the $6K?" Now, I find out later that it is illegal for me to even know the person who would purchase my home on a short sale! So in closing, record your calls with this company! It will be useful when they are named in a class action case. In the meantime, I will be foreclosed on but in the long run they will be brought down on a case so document, document, document!

Bank of America sold our mortgage to Nationstar in December 2012. I finally had to call Nationstar to get an address so that the December payment could be made. January, we received a statement in the mail. February, no statement was sent. I again had to call Nationstar to make a payment. They in turn charged me a $10 fee to make the payment over the phone. The lady did admit that no statement was sent to us for February. March, we received a statement, which I mailed in to them to keep from paying their fee to take a payment. The payment is due the first of the month with a grace period until the 17th.
The payment was mailed 3 days after the 1st of the month and I got a phone call from some hateful woman telling me she was "attempting to collect a debt." She wanted to know when and how the payment would be made or she'd take it over the phone. I tried to explain to her that the payment had been mailed but she refused to accept this. I finally had to just hang up on her. We had been with Bank of America for 3 1/2 years and never received one phone call. I would not do business with this company if I could help it. It's only been 4 months of dealing with Nationstar and we are considering refinancing our home just so we don't have to deal with them!

Back in December of 2012, we had house fire. The mortgage company sent the check in mortgage company's name and ours. I have had contractors fill out every paper that they have asked them to fill out. And still I have only gotten three checks released to me. The check that my electrician got, they had to wait 12 days to cash from Wells Fargo Bank. Everyone that I talk to tells me the request I have made to finish my house is being processed. I am so mad. Bank of America was our bank before and when we had hail damage, they gave me a number to cash checks, no hoops to jump through. I am willing to join a lawsuit against them. I am so mad. I live in TN.

I was sent a loan refinance loan application on October 23, 2012. I was later asked to execute additional documents on November 28, 2012. An appraisal was performed on my property. Following up, I was told that the loan is with the "processor". I have received no contact with this after exchanging personal information and I am concerned that this company is bogus. What kind of bona fide organization would take this long to process a mortgage without keeping in touch with their client? I think you may wish to investigate this further, based upon consumer ratings that I should have read before I started commerce with them.

This company is worthless. No one calls you back. I have been in the process of refinancing my loan which was sold to them from BofA since June 2012 and I am still waiting. I have heard every excuse possible. The loan has been in at least 8 people's hands and still no one knows what is going on. No one keeps you in the loop. I wish my loan could be sold to someone else.

Our loan from Bank of America was sold to Nationstar effective February 16th. Regardless of the numerous phone calls and emails to Nationstar, they have placed a lien on our property because they assert that we have not made our February 1st payment, which of course we did to the Bank of America. We have never been late on any mortgage payment ever. Now we not only have to deal with the lien, but also our credit rating. Besides the dismal customer service at Nationstar, why would BOA sell mortgages to a company that they knew full well had a terrible consumer rating? Shame on BOA and shame on Nationstar. I would happily join any class action suit.

My loan was transferred from Aurora Bank to Nationstar and I was elated because no other bank could be worse. To my dismay, the possibility exists. It has been a nightmare. I applied for a modification, submitting 38 pages of requested documentation in October. I received a package on October 20th, after having received several conflicting and contradictory statements, with a Modification Agreement. It was signed, notarized and returned as requested. In November, the schedule was set up to begin on December 1, 2012.
I complied and on February 20, I received a letter stating that the $765.07 agreed to in the modification was insufficient and was placed in a suspense account, with no explanation. On going through an inordinate amount of time, being shuttled from pillow to post, I was informed that my escrow had increased. When I checked my statements, the escrow did increase since July 2012 with my insurance by approximately $89 and taxes in November by $46.73 annually and in February I was being billed for $160.83 per month. The workout for the modification should have shown how impossible that was for me to afford. After much higgling and haggling, I was told there was a previous shortage of $2,310 approximately before and past late charges.
On Feb 21, I was told the payment could be lowered to around $870. Then on Feb. 22, it was $837.45. I paid over the phone the difference. On February 28, I received a statement that the payment effective March 1 would be $1,643.25. When I called in, the amount owed was once again amended. When I asked when the modification would be effective, I was informed that it had already taken effect. I remarked that someone might have informed me and at that time I was promised that some information would be provided to me as to the state of my account. If a Mom & Pop store were run like this, it wouldn't last a month.

We started working on a short sale in August of last year, but we had a large leak on the roof and there was a lot of water damage. The house was already in the foreclosure process. We filed the insurance claim, but had to hire an attorney to get the insurance to pay. The insurance sent in $6,200. The first draw was sent and the contractor and I sent in the check to the attorney. All three names were on the check. Nationstar Mortgage put a stop payment of the check. (Imagine the check bounced) At this point we needed to start the repairs because we had a contract on the house. We started the repairs and I had to borrow money from my sister to get them done. In good faith, we finished the repairs. In the meantime, the adjuster's office called Nationstar every week more than once and each time they would come up with a different story. They lied time after time. They inspected that all the repairs were done and at that point, every week was a different story on why they had cancelled the payment. Finally they sent in $4600.00. Then they said they would not send in the rest of the money until the contractor was paid in full - another lie.
So, I paid the contractor off and expected that according to them, they will issue the final check. Of course in the meantime, the bank came back with an offer higher than what the buyer agreed to. The buyer agreed to the higher amount because the house was repaired and looked great. The bank agreed to the short sale. We had to jump through hoops to close 1992 permits and negotiate a lien that the bank agreed to pay $8,500 towards. My sister spent more than $500 in doing this and negotiated the lien to $500.32, putting more than $7,500 back in the banks hands. The contractor was paid off and Nationstar would not release the final draw because they do not feel like it.
Now I, instead of paying the attorney, paid the contractor and the bank said they were not sending the money because they do not pay attorneys and they need receipts, etc. This is ridiculous. Next week, the attorney is going to sue me and all because NationStar stole the money the insurance paid. If I would not have done all $9,000 worth of repairs, ok, but I did all the repairs and acted in good faith (which I horribly regret). I signed the short sale papers today and no longer own the home and I owe the attorney and my sister a whole bunch of money and the bank stole from them. Today, a rep told me that they always advise the homeowner not to pay out-of-pocket. Well, with their deceptive practices, how do you even start repairs?
I am totally outraged at this company. They are thieves and crooks and they should be investigated. The bank has no legal ground to hold this money. There are verbal contracts (multiple) that the draws were ordered. There is a short sale agreement that the bank settled the loan for a specific amount. If anyone is in this situation, do not fix the house. It will cost you money. This bank is out to steal from the insurance companies and homeowners. Once the repairs are done, say goodbye to the final draw. Let the contractors lien the house but do not pay them because the bank will steal from you.
I have started emailing the White House on Obama's site and I hope everyone else emails the White House, as well. I am going to make the biggest stink possible; someone has to regulate these crooks. I am sending letters to all TV Stations, News Channels and anyone who is listed. I am emailing and blogging on all sites. I am not going to let out until they send all the money out. They cannot continue to stress out everyone that is doing right by them. I regret having wasted time and effort on making this deal close when I should have just stripped the house and walked away like so many others. The honest people are always the ones that end up in the gutter. A class action suit would be of interest.

I completely agree with the first three comments I see here, as they are the only ones I have read thus far. We need to come together, retain the services of a law firm that really cares, and file a class action lawsuit against this company. I have never dealt with the level of incompetency as with this poor excuse of a company. They are rude, obnoxious, and completely unwilling to help in any capacity. Then, when you ask for a supervisor or manager, they are conveniently busy helping other customers. Horse **. I wish I could give you all my contact info so we could figure out a battle plan to take these morons down. Also, try finding a way through to their corporate office. Where are the elected politicians when we need them? I've got a call in to the local media to see if they want to do a story on what is severely wrong with the country and the economy. I have had Nationstar for about 6 months now and feel like they have one hand around my neck and the other around my **. This company needs to fail. I really wish some attorney would step up and start a class action suit against them. These complaints will just grow in numbers, as the time goes by. Every month they add additional fees on top of what I’m paying. Forget a loan modification - they will constantly tell you they don’t have this and don’t have that. Keep records of everything you send them, so when you get ready to take action, you’re armed. I truly feel like I will need to sell my house soon just so I’m done with this bank. It just upsets me every time I get a bill from them; I notice they don’t correctly post what you’re sending every month.

In reading all of the blogs this evening from across the nation, it seems that we all could use an attorney or firm to represent us. My loan too was sold from Aurora in July during my modification process with them. Nationstar has done the exact same thing as many of you speak about including the constant excuse of not having the correct paperwork, to requesting profit / loss statement from my church where I am the organist and had submitted a W-2 form and using that as an excuse to deny my modification, to me just about talking to every representative that works there! I also have an insurance claim and they have taken my 6600 dollars and will not release it to me. They gave me the wrong information to get my attorney to mail them the check and now they have it. Each representative gives me a different dollar amount that I owe to make my loan current and true. We are just a number to them.
We, as Americans, have rights too, and more than likely are all victims! They too, added an escrow account without my knowledge and raised my payments almost $500 per month. Knowing that I had been applying for a modification on my already high payment, now it is several hundreds more a month and I was told I had to make the entire payment or go into default. They put you in default for 24 hours and then state that I will have to pay their attorney's fees in addition to any back mortgage payments to become current. Only when I am current will they release my $6600 insurance check back to me. It is going to add up to almost $15,000 of my money that they will have for only 3 months past due. How many months does one have to work to come up with that type of cash? This is how unbelievably high the payments became!
Nationstar is predatory in every sense of the word and it is time that we all try to get banded together with the help of an attorney or firm to help us be able to live without fear again. There are so many other things that I would like to say, but I think the common thread is that Nationstar is not Bank of America, J.P. Morgan, nor Wells-Fargo, but they continue to acquire large portfolios, and several thousands more Americans are going to be at their mercy if we are not helped now. We are only one voice on a forum but with help, we could become a large voice for the future. We are the ones that live in our homes and many of you have stated that you cannot get your mortgage from them either. I cannot get this information from them and there seems to be a difference in the names that they have versus the names that I have from the signed, dated and sealed copy that I got from my local Courthouse.
When does it end? My house is listed as a MERS house and the investors are from Principal Bank, which I found out is a division of Nationstar. The originating bank is no longer in business nor are the 4 previous servicers of this note. All are defunct and the original mortgage is anyone's guess. This is very complicated and only with the help of our Attorney Generals, the BBB and any other entity that can help, will this large corporation be put into their place and shown that America does have a voice. I believe that any firm that would take us as a group would certainly have enough information to find this company is involved in every aspect of fraudulent banking practices. To put something out on T.V. looking for clients in my opinion would generate enough so quickly as I have no idea how to get all of us together to fight as a group. We as individuals are finding it difficult! I have a timeline that I keep up with each time I contact them, and each time I contact them I write another update to the BBB in Dallas Texas. So far the only response I got was filled with untruths and I was able to dispute them. I have the documents with the dates and have kept copies of their letters and it is unbelievable!
Keep track of everything by date and document your calls, and I am hopeful that someone will find us and begin to help us. The punitive damages for the pain, suffering, threats of losing our homes, our dignity and pride should be huge! I am sorry for everyone that has to deal with them and for those that wrote, it may be too late to save their homes. Let's get together and save our homes for ourselves and anyone in the future who ends up with this company as their loan servicer. It seems obvious that home loans that America can pay and afford would certainly make the economy much stronger! Thank you.

I am a first time home buyer. The process should have been so exciting for me but unfortunately, the loan officer that was in charge of my file was truly a nightmare! She was incredibly slow with processing everything, even though I was on top of sending her whatever type of documents she may need. I even brought my documents with me on a family trip, just in case she may need anything from me. I was on a deadline as when the sellers wanted the home to be sold, we were down to days. Unfortunately, the loan officer, Rachel, lied to me and told me she had sent everything over for final sign off. I could have lost this house because of her neglect.
For about a month straight, I was on the phone (while working a full time job, mind you) demanding my paperwork to be completed. I had to call every corporate number I found on their website to get anyone and everyone involved just to make this woman do her job. I was so disappointed with the lack of response from anyone in this company. If I weren't told that I would only be approved for the house if I went through their company (because they were already handling the short sale of the home), I wouldn't recommend this company and their lack of professionalism to anyone. It was truly a nightmare and so disappointing with the lack of response I received from this company.
I manage 568 apartments and could never imagine getting away with treating my future prospects the way I was treated. I do believe I was handed a bad apple in the company. I ended up working through the end with Patrice ** who was my first contact with the company. Patrice was an absolute gem! She was so friendly every time I called and so helpful, even when it wasn't her responsibility to help me that far along in the process.
I know others have had a great experience and I believe that I would have had a better experience with the company if it weren't for my loan officer. The manager, Brandon who is one of the managers helping me along with my closing, mentioned that this was not the first complaint with her work ethic, and her not following through with her job. I was surprised she still is in her position, helping people with closing. This was really my only disappointment with my experience with Nationstar.
I've been in the home for about 2 months now. Making payments on their website is really easy which I like. I really wouldn't recommend this company for a home loan. They never return calls. I think they have caller ID because they hardly would answer my phone calls. I wouldn't recommend the company only because of my horrific experience I had. It was a nightmare, and closing was not an exciting experience as I had hoped.

I am an existing loyal customer as a loan holder with Nationstar Mortgage. Here is my request along with true story behind it. All along I have been making my loan payments of $1,916.79 per month and on regular basis without any delinquencies. I travel abroad two to three times a year due to business and family needs. Because of this, I was late in making my property tax installment due in April 2012. I did send in the payment on July 2, 2012 in the amount of $3,830.01 that included the late fees as per reminder notice from Orange County Tax Collector's office, copy of the check is being included herewith. Simultaneously Nationstar also made the payment for the property taxes somewhere in August on my behalf. I only wish they had checked with County of Orange if my payment has been posted before sending payment from Nationstar. Therefore, at this juncture County of Orange has two payments.
As usual I have been sending my regular monthly payments to Nationstar in the amount of $1,916.79. December and January payments were called in by me via international calls. On my return on February 11th, I made another payment and was informed that I was delinquent and my account had been impounded. I was gone from late November 28th, 2012 till my return and I can prove this to you my return airline ticket, if you so wish to see. The payments that I had made in December, January and February for the principal and the interest has been applied after the property taxes (impounds) therefore, showing me 30 days late on my credit report.
At present, I am in a process of refinancing. The entire process was started before I went abroad. On my return, when my credit report was pulled prior to final docs, it showed those lates in December and January. This has created a hurdle in my refinance and my life. I was going to reinvest these funds in my business and pay off some of my creditors. Now what?
I need your kind help desperately. Please apply my December and January payments towards principal and interest and remove those 2 lates, so that I can get my refinancing. As it is, you should get the refund from County of Orange for the property taxes you paid on my behalf; your Tax department has already initiated a work order for that, and whatever I owe you that would be paid to Nationstar during refinancing and through proper escrow. I beg of you folks, please help me out. I have no funds to even make the March payment to Nationstar unless I get funds through my refinance. After spending hours and hours over several days on the phone with various departments of Nationstar Customer Service, Tax Department and Escrow Department, I finally got advised by one person in Customer Service to write and fax a letter to Research Department of Nationstar at Fax#: 972-459-1611. The letter was sent via fax and I have the confirmation. Customer Service person also indicated that he would follow up with the Research Department and would get back to me with solution. Today, it has been over a week. I need help; I don't have funds to make March payment and I am helpless.

BoA sold my mortgage loan on 2-16-13. OMG, is this what I have ahead of me? After a week of telephone calls with many consumer reps and short sale reps, my loan has disappeared from the Equator system. All of the correct data I provided to them is gone? I have a buyer and if BOA hadn't dragged their feet, I would not be in this situation. I don't know what recall I have. Suggestions?

I have an excellent credit score. I have been with this mortgage company for 5 years (unfortunately) and have never missed a payment or have been late. In fact, I paid an extra $150 a month for years. I've been waiting for over 120 days for a promised refinance. They never return my calls, and they have all my paperwork. I think Nationstar Mortgage sucks! Please do not deal with them!

My Bank of America mortgage has been transferred to this useless company. I cannot get anyone on the phone nor get a response via their email system. All I want is my new account number and a place to send my bill. I did get through one time and the lady Angela in Dallas at ** said to call her back on the 25th of February and the system would have my information. She has never answered the phone after 5 times that I called and I still do not have my new account information. She did say that I would not be charged a late fee for my first payment (whenever I get the account number and bill pay address). This company is useless!

All of a sudden, I'm an unwilling account of Nationstar. I use the word account instead of customer because based on a few phone calls to this lame company, they don't have customers, just faceless numbers. My mortgage has been with BofA. It was sold and is now with Nationstar. Already, they have ** up my account and will not answer basic questions. FYI, I've never missed a payment in my life. Anyone have a contact to a government organization to complain about Nationstar and possibly get some results? Please post any ideas and I'll repost my results. Thanks.

I had a water claim on my insurance. I contacted Nationstar to tell them the check was payable to me and Nationstar. I clearly asked what I needed to do to have the check endorsed & returned to me. I overnight mailed the check to them to endorse & return. I called Nationstar to see where my $ was. They said they needed an estimate, so I faxed that. A week later, now they say they need a signed contract from the contractor! They never told me either thing they needed! Delays - 2 weeks so far! Surprise, I don't have my money; they probably kept that information from me on purpose to avoid giving me my money. They are either unethical or very disorganized. I would never recommend them to anyone. Run!

I have asked repeatedly for a mortgage note. I started calling on 02/20/13 and wanted it emailed. He told me it would be there shortly; I never got it. I called the next day, 02/21/13, and asked again thinking it was a computer error. I did not get it again. I finally called a third day, 02/23/13, and said if I could fax it. He said yes, gave the fax number and I never got it. I finally called today, 02/25/13, and asked for a supervisor. He gets on and says they will manually put it in the system and I will have it shortly. Guess what, no document. This has been going on for four days and I cannot get any satisfaction. I believe they are running me around in circles. This is holding up my new loan process with a reduced mortgage rate and this is the only piece of paper I need. Can anyone help me?

I thought I was having problems with this company until I read the reviews here in. Now, I am absolutely terrified of what this company is capable of! Terrified! My mortgage was sold to Nationstar in July of 2012 from Aurora. On July 7or 8, I received a letter from Aurora stating my mortgage had been sold /transferred to Nationstar, and I was provided a contact number. I called the number that same day, sort of flipping out over not having paid July's mortgage payment yet and not having been able to reach Aurora all this time (June 15 through this July date). I have never, never, made a mortgage payment late! Once I finally got to a human being on the phone at Nationstar, they wanted July’s payment immediately. I asked for a statement so I would have proper documentation and was told that my information was not yet logged in to their system on account of the holiday, but that if I didn't make the payment, I would be charged a late fee and it would be reported to the credit bureau. I refused; without a statement and loan number, who knew where the money would go? Really?
On July 25, I received a letter from Nationstar notifying me of their takeover of my mortgage. It was dated July 15 mind you. Since there was at least a loan number, I paid the $708.41 I had paid to Aurora for the previous 6 months. A statement dated 8/14/2012 arrived at my home for August mortgage payment. Again really, it’s due August 1. On this statement I was of course charged the $29.06 late fee. I called to complain and to question where the monies came from to pay the late fees. Apparently, Nationstar had taken it upon themselves to change my escrow amount and lower it from $183.00 per month to a mere $96.67, which gave them the late fee from my $708.41 payment. My taxes are over $2,200.00 per year. Where does that add up?
So again I called to request my late fee back and ask about the escrow and ask how I am supposed to pay a mortgage payment for August 1 on time when their statement was dated 8/14/2012. In a nutshell, I have made over 25 phone calls to Nationstar in the past 6 months. Each time I speak to a rep, they act as if my complaints are a new issue or are unbeknown to them. I still cannot get a mortgage statement here before the due date, which probably would not be a big deal if I did not pay extra principal every month. My escrow… Well, that's just a big joke. I have spoken to the escrow department - I cannot even remember how many times - still no resolution. Guess they can pay the shortage when my taxes are due. Now that's a scary thought.
Then there is the small issue of a 1098 form. Nationstar forwarded the one from Aurora for the first 6 months of 2012, but I cannot get one from them. Not after 2 requests can I get one. In regards to that, how is it that they can give me the numbers on the phone but not get a piece of paper they are required by law to mail by Jan. 31 here? How is it I paid less in interest the first part of the year to Aurora than I did to Nationstar the second? Not by a little either - by almost $1,000.00? I give I do not make tons of money, but I make every cent count, and I do not understand their accounting one bit. I have every intention of doing a refi just to get away from this rotten company, but looking at the reviews, that may be next to an impossibility. Someone needs to step in and do something about this seemingly fly-by-night company, because I would have to think that their practices are not only unethical, but unlawful as well!

There is something wrong with a company that starts off on the phone not by saying hello but saying they are a debt collector. What kind of customer service does that? I live in the Boston area and I have been in this home for 7 years. The first mortgage company went bankrupt but sold the note to someone else and then finally 2 years ago to Nationstar. At this point, I'm not even sure if they own the mortgage or did the due diligence to correctly get the assignment for the note. I am not in foreclosure but I did have some personal challenges that reduced my income so I contacted Nationstar to start the HAMP program.
After nine months, at least 15 collection specialists, 20 different faxes of personal financial documents and countless hours of effort and time, they said no. They did not have a reason and underwriting doesn't get on the phone. What a waste. The entire staff there seems lost and uninformed. I could write a lot here but I won't. The fact is I can't change mortgage companies now and will be stuck with them for the future. All in all, I would very much enjoy joining a class action suit on this predator for various banking violations. If they don't have my original paperwork or have mistakes in their files, do I have any recourse? Let's get these lowlifes!

My loan was transferred to Nationstar in October of 2009, with the first payment due on October 1, 2009. I paid on the 5th of October in 2009. In 2013, I wanted to refinance with another company and found that Nationstar said I have been late since 2009. I then got a letter from them saying I owed $5,000.00 in late fees, or they would start legal procedures. I printed a payment history from their website which shows that I have paid on or before due date. Call after call was made and no one could help or explain why I owe late fees. I was told by one man that it had to be a mistake on the company they bought the loan from in 2009, but he was unable to change things.
I finally talked to a lady (who gave me a name but then said she is not required to give her real name) who said that she noticed that I have not made my current payment. I told the lady that I was not going to pay anything until someone explained to me what is going on. I made a bad mistake when I allowed the lady to talk me into making my current payment and the payment for 2009; believing that this would correct all my problems. To save my credit, and hopefully get a lower payment with refinance, I did so. Now, all the credit reporting companies show that I am late, and the company will not refinance. My wife is unable to work. Now, I guess that since I am unable to refinance, I will lose my home.
I can't even report this lady for this because when I call, they say a person by that name does not work there. I am writing this so other people will not suffer as my family has. God bless Nationstar and forgive them for the wrong that they are doing. I am now too old to fight, but maybe I can help others before this happens to them. Nothing has been resolved.

My conversations with Nationstar today, 2-21-13: On the first call, Elissia said Eric was approved on Feb. 15th for the Trial Loan Modification. She said payments are due March 1, April 1, and May 1. After the March and April payments are received on time, they will create the permanent loan modification documents and send them to be reviewed, signed, notarized and returned to them before the May 1 payment. The payments cannot be made online and must be either a cashier’s check or a money order and mailed to the 350 Highland, Lewisville, TX address or we can go to Western Union or Moneygram and send the payment that way. She said that the paperwork probably got mailed on the 19th and we can expect it in 7 to 10 business days.
I told her that 7 business days would be the 28th, the day before the payment is due; 10 business days would be the 5th of March, if they were mailed out on the 19th. We need this paperwork to be sure we are doing everything correctly. One mistake and they will cancel everything a put the house up for sale. She said just to send in the payment the way she told me and we will be fine. Then I called back and spoke with Anthony. He informed me that the info regarding the Trial Loan Modification should be on our account at Nationstar website. I asked him if he could fax the paperwork regarding the Trial; he said yes but it would take a day or two. He also said that this loan mod. is the one we applied for through HAMP. Then I spoke with Nicole. She said that we can pay through Western Union online. She gave me the city code of ASTAR and state code was TX. She also told me that we have a grace period to the 10th of the month.
When I looked online at Nationstar, there was no Trial Loan Modification information posted. It did say that Eric's Foreclosure Prevention Specialist is Douglas ** and gave his # and extension. When I called, he was not available and sent me to his voice mail. I got a message saying there was not enough space to record a message and to call back later! At 5:40 pm, we received an automated call from Nationstar saying we needed to call in as soon as possible (we get these all the time, by the way). Jay told me there was no need for the call. When I ask him what the interest was, he said we will not know what the interest is until after we receive the Permanent Loan Modification documents. I asked him if he could email me the paperwork regarding the Trial and he said yes. He looked for about 10 minutes but couldn't find it in the system.
My main concern is, of course, getting the paperwork before March 1st. Also, being told different information by several people. First, the due date - payment had to be in by the first - no, we have a 10-day grace. Which is it? Next, we cannot make a payment through Western Union online, we have to go to an actual store - no, we can make a payment online through Western Union. Which is it? If we do one thing wrong during this trial period, they will cancel everything and put the house up for foreclosure auction. I spoke to Elaine at HAMP today. She said not to make a payment till we get the new Trial documents. Also if we don't get the paperwork by March 1 to call her back and they will contact Nationstar on Eric's behalf. I hope she knows what she is talking about and can really call them and do something. I have been given important information by people from numerous companies in the past, only to find out later that they were wrong.

We have lived in our home since 1991. We were on a previous term limited Temp Loan Mod that expired in June 2012. Our new rate went up to 7.6% with a payment increase from $500 range to $900. We're both disabled, retired seniors trying to survive on limited retirement income. Needless to say, we're the typical underwater Arizona homeowners with the value being $50K less than the loan amount. In August, we had a waterline break ending up with $16-$18K worth of repairs that were covered by insurance. We fell behind due to living out of home expenses while repairs were made. We sent our final insurance check to Nationstar with endorsement noting "apply to account balance." They lost it!
After weeks of trying to straighten it out, we were told it was applied to a previous loan that had been refi'd six years prior? Since then, we have been trying to work with them on getting a modification. Numerous times, we've sent requested docs only to be told we have missing required docs and since we didn't furnish the docs, our mod is canceled. We've talked to foreclosure prevention dept. in Texas, Indiana and Nebraska at different times. Once we push them, usually they acknowledge receipt of the required info and we're under review and then we get the missing docs message a few days later. I'm really frustrated and angry with this continual "Who's on First?" scenario. Grr!

Somehow after filing a bankruptcy in 2010, my wonderful Suntrust Mortgage was transferred to Nationstar. At this point, the fun began. I have never seen a more useless organization than this one. You come to request a change to things and then you think it's taken care of, but lo and behold, nothing has been resolved at all. The people you talk to as well seem to be very inexperienced and even they have even made comments themselves about the way they feel about the organization on the phone with me. I am hoping that over the next couple of years I can get this refinanced with someone else as soon as possible. Unhappy camper.

Don't bother with this company. We were never late or created any problems on this loan. We never had reason to call or contact them for any kind of service until we paid our loan in full. In Colorado, a lien holder has 90 days to release the lien once it's paid. It is now eight months later and no release has been filed. I have been on the phone with them for over a month. First it was 1-2 weeks to figure it out, then at least 30 days. Then I had to fax a letter asking for the release with supporting documents. I filed a complaint with the BBB and one of Nationstar's customer service bots called to tell me the same story again, only this time she refused to give me a timeline for resolution.
I guess it's all good with these guys to take your money, just don't expect any kind of service especially if you don't owe them any money and are technically not a customer anymore. Find a different lender if you can! A mortgage is a really long term relationship. This one would be classified as an abuser in a domestic relationship.

I have had a mortgage with them for many years without any problems. Out of the blue, they sent me a suspension notice informing me they had my payment but it wasn't enough to cover the mortgage. Odd, I thought, same payment they have been receiving for years. I called, was passed to three people in three different departments and, I kid you not, the third person sounded like I have woke him up. I had to ask him twice to speak up so I could hear him and there is nothing wrong with my hearing. After I rehashed the scenario again, he starts with "well, maybe this” or “well, maybe that."
He was telling me my homeowner's insurance had lapsed and they added an extra $400 per month to my escrow account. I went ballistic... I pay my insurance directly to my insurance company each month for auto, home and PAF, and it was current. Then, he starts again, "Well, maybe this…” etc. I needed to prove I had insurance. I called my insurance company and gave them my loan number and their phone number, and no one would talk to them. So far I have sent three emails, one a day, to their customer service officer with no response from Nationstar, not even a courtesy, “We are working on it”. My advice to anyone interested in Nationstar, pray you never have a problem with them. You may end up on the evening news.

We applied for refinancing with Nationstar back in September of 2012 (first week of that month). We were approved immediately by the underwriters. They are our mortgage company and we have good credit and a clean record. It is now over 5 months and have not closed the refinancing or have a processor assigned to us. Every time we call, they act annoyed that we are inquiring about the closing. We are currently paying 9% interest rate, so a lower rate will save us so much monthly. Every month that goes by is to their benefit. They keep telling us that they are way behind and have hired lots of new processors for training, but cannot give us even a ballpark date for closing. They are very nonchalant about this and couldn't care less.
They never return calls and have even stopped apologizing about the delay. We laid out money for an appraisal and gave them everything necessary for closing. At one point, someone gave us a name of a processor to write to and we found out it was a generic name and we were given busy work to someone who does not exist. They have even suggested we call other companies to refinance. Lastly, our own agent told us to contact some company (she thought was our last mortgage company) and subordinate. Number one, it was not our company and secondly, we were not subordinating. I realized she didn't even know who I was or what my account was all about.
I've been waiting for months for her to correct the mistakes made on our account, stating I've been working 12 years less than I have. She tells me it will be correct at closing. What closing and when? I could go on and on. Is there anyone who is interested in starting a class action suit against this company!? If so, I'm in.

Here's what happened to me in 2010. I was not in escrow as I preferred to deal with tax and insurance on my own. There was a lapse in insurance coverage due to a banking error with auto pay to the insurance carrier that I was not aware of. I came home one day to a note on my front door saying "occupied, call about foreclosure"? I called Nationstar and had to speak to a foreclosure specialist. Apparently, since my lapse of insurance, Nationstar decided to put me in escrow - billing a yearly total of $1,900 for insurance and for $2,600 in taxes (taxes which had already been paid). Of course, at this time, they show me 90 days past due because of the additional moneys owed because of the escrow.
I got it paid immediately, made a check over the phone and got current. Soon the "foreclosure proceedings started" was on my credit report, so I challenged it and the "foreclosure started" verbiage has been removed. But I still show 90 days in arrears in 2010 for the mortgage and cannot get refinanced or get a new loan. Complete sorriness!

My wife and I had our mortgage sold from BOA to Nationstar in January of this year. We had to stop paying on the mortgage last year over financial reasons (job loss) and sent in paperwork to BOA 4 times to try and do a loan modification. It was bad enough they lied to us, lost paperwork and then sold off our mortgage, but they were a dream to deal with compared to Nationstar. We had to re-apply with Nationstar last month as they said BOA did not send all the paperwork over that they needed.
I sent that over on 2/4. They told us on 2/5 that our house had been sold at auction. We had gotten a law firm letter stating our house was going to be sold on 2/5 in January but the rep - Kendrick - at Nationstar told us to disregard that as we were still in modification application status. Now they won't tell us anything except that it was sold. Kendrick won't return calls now and they refuse to let us speak with his supervisor. I had heard bad things before our mortgage was sold to them about their deceptive practices and, sadly, they are true. They seem to be a junk clearing house for loans and they just do what they please. I would love to get in on a class action suit if anyone has gotten one started. It won't save our house but it will give us both satisfaction.

I have never dealt with a company or customer service representatives as terrible as Nationstar. As with many other reviews, to randomly call when payments have been posted within the timeframe specified by Nationstar (never late) for more than a year is incredibly frustrating. I will be seeking out another mortgage company immediately.

Customer no service company. Every time you call, nobody knows the answer to your questions. You have to wait 40 minutes for somebody. They transfer your call to at least four different people. My mortgage was with Bank of America and was sold out to Nationstar. And since then, I have headaches to try to resolve a mistake they made on my balance. They charge late fees for errors. What they do is incredible!

I am so tired of this company. There should be a suit against them for harassment. Our loan was sold to them approximately three years ago. Bills state due date is on the first and it's late after the 16th. We always make our payments on the 16th because we feel by paying Western Union fee every month that they can wait. Don't send via mail as it is not received until it is posted which is basically whenever they get to it. We did this our first month with them. I sent it on the first, not posted to our account until the 18th. How convenient for them. Now they can charge late fees.
Anyway, on the 4th of every month, we received a call from them that we are late. I told them every month that I pay mortgage, not rent. Then they harass about when payment will be made. I love also when they get you on the phone that they let you know they are trying to collect a debt. I want to get away from them but refi is not an option due to the amount we owe and what the house is actually worth in this market. Lawsuit should be written all over for this company. We have told them they are only to contact us via mail. But still, a call every month. How do we make it stop!?

Reading many of these complaints, I'm at least glad that I'm not the only one dealing with this rip-off company that seems to be just growing larger and larger. I'll say right here that a class action suit against this company would be a great thing for all if we could get it organized. I hear there's a law firm in Seattle (Kellar/Rhorback) that is exploring this and I've emailed them about the status but have yet to hear back.
I just got off the phone with Alyssa who stated you were my single point contact and should be the recipient of this letter. I was recently approved for a trial modification with first payment due January 1, 2013 and received no later than the end of business day today or the mod is cancelled. I explained to her that I have yet to receive any info regarding this mod and its terms, rules, contracts, address to send money, etc. from you or anyone. I told her that without something in writing, a contract, a form, a plan stating what would happen if this happened, etc., I wasn't sending anybody any money without some kind of paper trail, documentation, etc. She went on to explain that after I made the second trial payment, plans and terms for continuing with the HAMP program along with stated fixed rate and payment would be determined. I asked her what those rates/terms would be. She replied that she had no way of knowing that but would be figured on the financial data they received in my mod application but would reflect the three $3,000 trial payments plus or minus a few dollars. I said there was no way I could afford this. In fact, it's already $390 more than my payment was before I applied for the mod. That's why I applied for the mod in the first place, because I couldn't afford the $2,633 which my loan had reset to November 2011.
So I guess that's where we are. You've offered me a mod that I can afford less than I could before I asked for one. I pay you $9,000 for three months then the next month I'm broke and right back into foreclosure status with 0 money and you're $9,000 richer and you still get my home. Unless I'm missing something here, tell me why I should continue with this madness. I hope you see what I'm saying and truly understand what you're asking me to do. And all of this still with no documentation from you! Truth in Lending? Sounds illegal to me but I don't know. We talked of other options, the HARP program. She said it's only for Freddie/Fannie loans that were current. I replied I was current when I first applied for assistance but denied because I was upside down by $100K. I also inquired about the HARP 2 program and I stated that it was designed specifically for private loans. She said that Nationstar wasn't in the business of principal reduction. Besides, they (Nationstar) have their own in house cap program where the monthly payment was figured at a reduced principal rate and the difference tagged on the back of the loan.
I told her this was the first time anyone from Nationstar had ever mentioned this or brought it up. I told her I was definitely interested in finding out more about this. I also told her that to my knowledge, if Nationstar was receiving government monies for these HAMP and HARP programs, they were obligated to inform and consider me for these. I told her I had been denied for HAMP before more than once and knew this would eventually be the outcome. She told me I needed to talk to you and have a financial review but that I needed to make a decision by the end of the business day today regarding my participation in the current mod that I've been offered and send you a letter stating why this mod is unacceptable to me and my desire to withdraw from the program. I'm stating that the current mod you've offered is simply unacceptable. The reason stated in my mod application why I needed the mod in the first place was because I couldn't afford the new payment which my loan had reset to in November 2011 ($2,633). I stated I only clear $2,550 a month ($1,230 every 2 weeks)! Check my tax returns, paystubs and bank statements. I just don't see how you figure I can afford $3,000 a month and am galled that you say I can.
Something is not adding up and I truly hope we can come to some kind of resolution, because I don't want to lose my home and I do want to keep sending you my monthly payment but as it stands, I'm totally set up for failure here and refuse to keep sending good money after bad. Once again, am I missing something? Do you have erroneous information? Please give me a call and see if we can work this out. I'm gainfully employed and have been for 25 years and had decent credit history (never missed a payment in the 5 years I was with Aurora) until this whole thing reset so I just don't see how it would do Nationstar any good at all if we let this house go into foreclosure and up for sale. Look at property values around here. My house dropped another $5K to $222.3K this year alone. We have to be able to figure something out here! Please be in touch.
I could go on and on regarding Nationstar and this whole process but, and will in due time, I am busy writing to my State Attorney General, Dept of Finance and BBB to possibly, at the very least, alert others throughout the nation about Nationstar and hopefully apply some pressure. That's about all the hope I have at this point. I believe my home goes into foreclosure today but am once again unable to get anyone on the phone at Nationstar.

This company is so pathetic; it's not even funny. They say something and then something else comes up after another. No one knows anything! I mean, they scheme on you for your payments to make you seem late even though they have your money. They’re always saying you never paid even though you paid. I always send my payments through MoneyGram because I know it gets there as soon as I send it. Never, I repeat, never, send a check or a bank draft or you are screwed! They will never post your money to the account. By time you find out, you will be late, hit with late charges, and foreclosure notices even if you’ve paid 3 to 4 months up! We did pay 3 to 4 months ahead, and Nationstar said they never got a payment from us. They sent foreclosure notices and charged frivolous high fees on top of lawyer fees!
I have yet to receive something saying that I paid; they never send me a monthly statement. If you ask them why I don't get one, they say that they are sending it; but they are not! This company schemes so much on you that they told my wife that they did not see any money; and my wife has every receipt. I have contacted a lawyer, and it's about to get ugly for Nationstar. The reason why they do not send you monthly receipts is because they are covering their tracks so you won’t have anything on them. It’s sad. What mortgage company does not send you a monthly statement? Lies, lies, and lies are all you hear any time you talk to these people. They know nothing. Nobody knows anything every time you call! I am so tired of these people. No matter what you do, they will always say you’re behind, and it’s so sad because the payments that they said were not there, they finally found it; but then, they applied it to your principal and not to your note! Huh? What company does that?
I know why, and found out why they do it, because if that happens, you have never paid a note - just the principal. They can foreclose on you without you knowing! Not only that, they will not apply the money to the account just to get lawyer fees in the amount of $500 every month tacked on to your mortgage note. Also, if you ask for anything in writing, good luck, they won’t send you anything! I wish that the mortgage company that I was with never sold my mortgage to these people. As soon as they did, it was like hell! It’s not even the first month, and they sent my foreclosure notices before the first month. I was paid up in months with my other mortgage company. They charged me fees for anything, I guess, but I have yet to see why! You don't have to pay fees to transfer a mortgage!
Horrible, horrible, horrible, horrible company! Run like the plague is after you from these people! Oh, and another thing, they will act as though you have no money in escrow; so they can stick it to you and make you pay more money even when you’re on a fixed note! We are on a fixed note, no balloon payment, and these people continuously raise my notes with bogus charges! I am just about over this stupidity! I will sue them and stick it to them so bad that they will regret everything they did! I promise I will! They will remember us!

Hurricane Sandy came so we live 3 miles from Atlantic City. We got hurt really bad with wind and water damage, fence down, trees, etc. Till today my home is leaking in 3 rooms when it rains! It took so long to get the insurance company to come here and give us estimate, and the check took over 60 days. Now, we sent Nationstar the check because it had my name and Nationstar’s name on the check. 2 signatures are required to deposit so they said since in a modification period, sign the check and send in. We did. Now, they said we were denied for modification and then to put the check toward the amount we owed because we were 4 months behind! How can they do this? We should all team up and sue Nationstar and Aurora for unfair practice, tricking people, adding fees on top of fees, and never try to really modify!
We are not the only 1. There are hundreds of thousands of people. The government allows them to treat us unfairly! If I owned a bank, and I could steal people’s money in interest for 30 years and 3 times the amount I borrow. I borrowed $300k, and I owe $900k in 30 years; won’t they make enough? Help the world. Someone ** war find the CEO of Aurora Bank and Nationstar and put them in jail! Please, text me info at **. I have 2 lawyers that want to sting these 2 banks with a big class action lawsuit! In a nutshell, I fell 90 days behind in an attempt to modify (I'm in Florida, and house has zero equity after 9 years). I decided to catch back up after not being convinced they would do anything. So I pulled cash out of my 401k. On Dec. 10th, they cashed my check of $4,300 which was for Sept., Oct., Nov., the 90 days behind, and Dec. which was in the grace period until the 16th. On Dec. 14th, I received letters from a Tampa attorney. One states they have been authorized to begin foreclosure proceedings. The second is a letter stating to contact Nationstar saying, "We can help, contact us by Jan 8th."
I called Nationstar 3 times that day to ask what was going on. I was assured that it simply got, "crossed up in the mail," and that I was caught up and good to go. I was to just make my January payment as scheduled. My January statement came. It shows the amount they cashed, and my payment of $1080 is due, etc. I mailed it on Jan 3rd. I noticed by the 14th that it still hasn't been cashed. I called to see why. I was told that I have been marked for foreclosure, and that payment can't be accepted. I was stunned. I asked to speak to a supervisor. I was told that I could not. All he could do was forward it to a supervisor and see if he could okay it. I insisted to speak with a higher up, and was told there was no one to talk to. So I asked what the deal was; he said my payment was not enough. Mind you, I have nothing saying that I owe more. I have my January statement saying what I owe, and nothing else.
I have spoken with an attorney, and I am open to speaking to more. I don't see how this is legal. My understanding of Florida law is that once I am caught up, they cannot proceed? I am under the impression that they now are forcing me to fall behind, by simply not cashing my checks. If you can refinance and get away from these shady characters, do it. I do not trust them any farther than I can throw them. At least, Florida is a judicious state. I'm curious what a judge would have to say. If anyone can answer how this is legal, I would love to know! Thank you.

I had a loan with BOA for 4 years so in October of 2011, I did a refinance with BOA. We had a payout amount and a settlement date (October 31st). In between that time, my loan was transferred to Nationstar. What happened was the title company sent the money to BOA. It took them (BOA) 9 days to get the money to Nationstar. So the outcome was they kept $927 that they said was owed to them for servicing the loan for November. I contacted the BBB. After a year of me trying to get a response from them, BBB ended up being no help. So after over a year of frustration, I guess they won. They are really a terrible company.

I am almost 6 months behind. Before I got behind, I tried desperately for a loan mod and after nine agonizing months, they denied me. I did not make enough money! I had been current that whole time and was told that that had no bearing on it if I would qualify. Now when 5 months behind, they offer me a loan mod! I was kind of happy but unsure and it gave me an inner peace for a bit but not lasting. I asked them, "Why now? Is it because I am behind?" They said yes! What? So they said I could have a 3-month trial loan mod. So I was going to do it and although it would still be iffy for me (iffy being if I could pay after the 3 months). But I could not get much in writing. They were evasive and that worried me greatly. They said the payment was going to be $400 less than what it had been and I asked would that include. They said my taxes and insurance most definitely! I could not get that in writing and they also said it might now be the same amount as to what my trial period amount was so it would all be a guessing game.
I called and recorded a conversation with the agent's permission. I asked what the chances are of me actually getting a loan mod and he said he did not know and I am not guaranteed one. If I make the three payments, I have a chance. (I am thinking a snowballs chance!) So I did some googling and I did not like what I read! Some people get the chance at a 3-month trial and a lot of them who did what was asked of them just got it extended more months and then still were foreclosed on. They just had less money after they were kicked out of their homes. That saddens me greatly. I had such hope and was going to make those three payments with good faith.
Now, I am too scared to do so and I only have a few more days of this month to decide for sure before the whole deal is blown. Is it a scam? Is it real? I don't know! I hear it is just a way to get every last nickel from the customer. I was told by the agent on the phone that the only way he knew for the loan mod to be denied was if the house was not owner-occupied and that is not my case. I am raising my daughter in this house and we have one renter. I wish I knew solidly whether or not to send that money in but if it is a scam, I don't want to lose that money I have put way too much into this house. Anybody have any advice?

I have tried to contact Nationstar Mortgage by phone at 1-888-480-2432 and cannot get a real person on the line. I have a statement dated 1/3/13 and yet did not receive it until today - 1/25/13 and I want to know exactly when they sent it. My mortgage is due on 2/1/13, which is not a problem, but I want to know why I got it so late.

Nationstar is the worst company to ever have a loan with. My loan was initially with Aurora Bank and for whatever reason was transferred to Nationstar Mortgage. I called regarding my payment history and interest and was told that the only information they had was for payments that I had made to them. The customer service representative that I spoke with proceeded to tell me that I had only paid half of my property taxes when in fact my property taxes are included in my mortgage. That's not to mention that while on the phone with the representative, I pulled up my parcel viewer and looked at my payment history for my taxes and in fact, my taxes had been paid in April and October. I found it odd that as my mortgage holder, they did not have this information and proceeded to tell me that they needed to get the treasurer on the line. I asked why when clearly I am looking on the treasurer’s site and it shows that my property taxes are paid? The CSR then proceeded to tell me that they did not have the tax information and that the earliest day they could provide me with account information was on 1/31/13.
How is it that they can provide me with only a portion of my information if they are my mortgage holder? Not to mention, I had spoken with a representative on 1/23/13 and was told that the information would be emailed to me. After not receiving the email, I called back and this time, the new representative that I spoke with said verbatim, "The representative that you spoke with liked to you!" This is unprofessionalism at its finest. If you can avoid doing business with this company, I would encourage you to. I now am in the process of looking to re-fi (even though it hadn't crossed my mind) just to rid myself of Nationstar! They are absolutely the worst company one could ever do business with. They somehow end up with my loan but the only account information that they have is the monies that have been paid to them. So what happened to the money that was paid before they received my loan from the now defunct company? How could they not possess this information?

First of all, I would like to thank everyone that has taken the time to write a comment and share their experiences with Nationstar. I am more educated by the comments alone than I have been able to find on my own for 2 years of research. I am a real estate agent and have been for 8 years. I find it very difficult to understand how lenders can approve a loan. But if you are having financial issues or problems, we should be able to reach out to the bank or mortgage company. But the last thing they want to do is find a way to work with the borrower. I barely work in real estate anymore, except in my spare time, and try to make up the difference in the loss of income. I have 2 full-time other jobs that I am working that just barely pays the mortgage and I am still behind.
I applied for a loan mod and have gone through at least 8 different pre-foreclosure specialist over the past 20 months. I have never even made it to underwriting. I believe every person we make contact with at this department leaves or is fired because they have a conscience and that is why we cannot contact them anymore. Then the file is passed onto some other inexperienced person. From all the reviews, it seems I may also have to leave my home. I am a single parent, no other source of income except all the jobs I am working right now. It is a sad state for all of us that just want the American dream and now we are sold out. If anyone has any info on a class action suit, please let me know.
The sharks of all the financial institutions made very poor lending decisions. The American people are now paying the price. It does not matter to them that a person is homeless or spent months and years trying to do the right thing. As a real estate agent, word to the wise, if you have to rent for a while, check out your landlord in the local property appraiser websites online and public access to clerk of court records. Many of investors that have rental properties are also not paying their notes on the rental properties. The tenants have no idea and boom, you are evicted.
So many people are in default, short sales and foreclosures. Investors are buying up as much as possible and turning around and renting places out way above their mortgage payments on the property. Again, someone else taking advantage of those that are just trying to help themselves. I hope all this will turn around. We all have to voice our opinion so we can be heard.

I have contacted the HOPE line twice and on a conference line with Nationstar. What I needed, I mailed everything to Cecilia **. What do they want now?

I will not bother with telling the whole story (I have been dealing with Nationstar since 2007, and it would be a book). But I do want to express the same sentiment I have seen in nearly every one of these posts. Nationstar is terrible. We have tried to refi in the past with another company, and Nationstar would not provide info that was needed to complete that loan, and we lost the deal. More recently, we have been trying to refi with them since Sept. 2012. When first contacted, they acted like it would be a fast process, just needed appraisal, and could close in October. We immediately got the appraisal done. We met the criteria but have been waiting on the underwriting department, apparently, since then.
After reading some of this and seeing that they will not help if you are making payments on time, we started paying late. Last week, I talked to a collector at Nationstar and noted maybe I should just let them foreclose. All of a sudden, the loan had gone to underwriting, about 30 minutes later. Now, it's supposedly a wait of 3 more weeks for the loan processors to do their job. Nationstar could have saved me over $1,600.00 by now, just since trying to refi, not to mention what I could have saved had that previous attempt at refi gone through.
They block you if you try to go somewhere else and stall you if you are trying to work with them. So frustrating. I don't see how the federal government hasn't imposed restrictions on them. I think most of us can't afford an attorney, but is there a class action lawsuit that already exists? Something needs to be done about Nationstar. It's gotten to the point that it makes more sense to let them foreclose because even if we can get the refi to happen, what happens the next time we want to sell and Nationstar will not get back the realtors?

Bank of America also threw me under this bus. I never received any letter or notification from BofA or Nationstar until Dec. 17th, 2012, which was a statement for my mortgage saying that I had to pay Nationstar on Dec. 1st, 2012. Well as it turned out, there was no way to contact either bank from the 17th till the first of the year because of the holidays. I guess anyone that could help me got off and I'm sure a nice fat Christmas bonus for screwing people that year also. They also only offer online payments through Western Union, who kindly will screw you for a $10 fee and probably sell your account information to various black markets around the world. Honestly at this point, I'm so fed up with banks and their games about to let them have my house. I think it's better to just rent until you're dead; it beats making big banks rich.

Bank of America transferred our mortgage to Nationstar Mortgage. We received notification after the mortgage was ordinarily taken out of our bank account. We were informed that we would be receiving account information from Nationstar. Having not received it, I called them. After a lengthy phone tree, I received an account number and immediately made arrangements for the payment to be paid by my bank on a monthly basis on a certain date. The money left the bank, but we were not credited with the payment. We were threatened with late charges. After further phone calls, that problem was resolved. We have repeatedly informed Nationstar of our correct address, but they still get it wrong. The money had not come out of the bank this month. I have sent emails to Nationstar, but have not received a response.

Reading these complaints makes me even angrier with this company. They are impossible to work with! They are full of lies and empty promises. When you get someone that seems to be okay to work with, the next time you call, there is no documentation that the conversation even happened. I worked with a lady for a couple of months and called one day, got a recording that the extension didn't exist so I zeroed out and was told I was pretty much dreaming it all up. Anyways, I can go on and on. They currently are slow on my home modification that my application expired on the 12th and made me fill out all the paperwork again. I just sent this to him by fax, email, uploading.
I asked for a confirmation back and have received no response. I have left voicemail messages asking for confirmation and no responses. For five days I have been trying to get confirmation that the application they need to restart the process was received. It really gets under my skin that I was sold out of this by these bozos, who I should have not gotten a say in who is making money off of my mortgage!

In November 2009, Nationstar said I didn't pay my payment so I promptly paid again. They cashed both checks so I called to complain. They sent me a letter saying they take that very seriously (I still have the letter). Then they offered to lower my payments and I could start immediately so I did. In February 2010, I came home to foreclosure papers taped to my house. I called and they said I didn't qualify so I had to come up with over $3k pronto to save the house. Nobody notified me either by phone or by mail. They said they talked to my handicapped son who is mentally delayed.
That ordeal threw me into the foreclosure status which destroyed any chance of ever refinancing to get away from Nationstar. I am currently paying 9% interest on my mortgage. I am a single mom with 3 kids and life is hard enough w/o all this BS! Now I'm in the remodification process and so far it has been 6 months and they always request one more thing every single month, so the chances of ever getting relief are slim to none. I wish there was a place I could report them to that actually cared. I hope I can save at least one person from having to deal with this nightmare company.

GMAC sold our loan to Nationstar several years ago. We also got the runaround from this company. Once in a while I would talk to an employee that seemed to give a damn, but it never amounted to anything. Just a lot of ** from some southern talking folk. They never seemed to remember the last conversation or what they told you. I always had to start from scratch with these people. They sent endless letters about loan re-modifications but always found a reason for us not to qualify. Run, don't walk, away from this shady company. Live in a tent, live in your car, live on the street. Don't get involved with Nationstar.

This is the absolutely worst mortgage company I have ever dealt with, and I am 68 years old and have had various mortgages since my early 30s. It is pretty much impossible to get someone on the phone. My wife and I have paid $35, as requested (and they have cashed the Cashier's check) for a payoff and Verification of Mortgage. Our check was cashed at Bank of America on Dec. 24, 2012. It is Jan. 15 and only the Verification of Mortgage has been received. Emails and phone calls have been made, providing both mine and my wife's phone numbers, requesting the payoff. There has been no response whatsoever. It has dragged out so long that the mortgage broker we are working with is now having to ask for refreshed bank statements and paycheck stubs. They also informed us that they have not worked with such a mortgage company before. They, too, have asked for VOM and Payoff information, as is common in the industry.
Nationstar will not work with them and they do not respond to us either. I am not surprised that there are so many complaints posted. I could write nearly a book about our experience with this company, but I need to move on. We are filing a formal complaint today with the Texas Department of Savings and Mortgage Lending, using their formal complaint form.

I have been reading all these reviews and feeling relieved that I am not the only one that Nationstar is doing this to. We have been trying to do modification for two years, and they keep adding paperwork that they need. We have sent the same stuff to them over and over. They will not help us; they have made our house payment go up by $600 a month, and it is now not affordable to us. They say our house is $100,000 more than it is actually worth. We have been on the phone with them weekly for months and never talk to the same person or anyone who can help.
They are trying to take our house from us, and like so many others, we don't know what to do. They are ruining us and our credit. Our house payment went from $1,500 per month to $2,300. This has gone on for a long time with no end in sight. They are ruthless and don’t care about anyone. Are there any suggestions as to what to do? We don't want to lose our home. We need help fast.

As a customer of Nationstar Mortgage, we have taken advantage of 2 modifications under the pretense that if we were in the same situation, they would do a 3rd a final modification that would be a final fix for our family and help us to remain in our home. With that, we applied for the HAMP in June. After giving all of our income and expenses to the representative, we were told it would take approximately 3 1/2 weeks to process the application. I called about two weeks into the process and was told by the representative that they were waiting on additional requested documents. Mind you, they were waiting for documents that had not been requested from us. I asked when they were going to let us know they needed these additional documents.
Moving forward, we sent the additional documents they requested, and I again called approximately a week later to find out the status and again was told they were waiting for additional documents. Again, these were documents that had never been requested by us. Without making this into a long back and forth, this went on for months. They also asked us to send documents that pertained to my part time income and my prior year’s 1099, and a profit and loss statement. I was working about 4-8 hours per week at $8 per hour, and the prior year’s income was actually a loss. I was paid by a friend who needed help with her divorce, legal dealings, and I helped her with her newly acquired business from the divorce. I was not sure why they were requesting my income as I am not only on the loan, but I am not on the deed to the loan (an error our first mortgage company made during our initial purchase).
During the entire process and all of the calls that were made, were made by myself on a regular basis during the entire 5 1/2 months that this modification took. 90% of the conversations that I had with each and every Nationstar representative, I was told we were great candidates for this program and that our rate would be somewhere between 2.5 - 4.5% interest fixed for the life of the loan. All of our conversations were recorded. We finally received paperwork in November letting us know that we were approved for the modification, and we needed to make 3 trial payments in the amount of $1,679.17. We immediately called and explained we could not afford these payments, and they were only approximately a $15 difference from our current payment. I repeatedly explained that we were told our interest rate would be between 2.5% and 4.5%. They have set our interest rate at 8.210%.
We have tried everything. We have tried to let them know we cannot afford a $1,700 payment. They don't care. So not only do they not help, they don't care. From our gross income, we pay $275 per week on health insurance premiums, $60.91 per week (now that the taxes increase has gone into effect), $115 per week in federal, Indiana, and Medicare taxes. So, basically our family brings home about $720 weekly. And from that net income after much needed medical insurance and taxes, we have no control and choice; we have to put $420 away to save for our mortgage payment. This leaves us $300 to buy groceries, pay electricity, gas, gas for our home, trash/sewer/ water services, any payments on CC which are small and usually include clothing purchases for our children, phone, attorney bill, dental, medical monthly copays, prescriptions, hospital, lab, etc.
I could go on, but the bottom line is that we begged them to lower the interest rate to what they had quoted us; and they suggested a short sale or liquidation. They had no intention to do anything about the lack of service we received, nor did they admit they made any mistake, like 5 1/2 months to process modification, caused us to be in default, since they told us not to make the payment, and wasted our time for nothing. They forced us into default by saying they needed more documents, yet never asked until I called, took more than 3 weeks as said, assured us it would be a rate between 2.5% and 4.5%, and it is 8.210%.
Now, we have to spend 3/4 of our income to try and save our home. We have nowhere else to go. We need to file a class action suit against this company! Please, someone out there that can file a class action suit please do, as I am going to request that some firm possibly represent us in actions against this negligent mortgage company that is getting ready to purchase 280 billion more in mortgages from Bank of America and who knows who else.

I am also very disappointed in Nationstar Mortgage since Bank of America sold to them. It is very difficult to get in touch with them. I get bounced around from one customer service person to another. On Monday, 1/7/2013, I was transferred to three different people regarding my escrow account. Finally I got a hold of Marcus, who said he was transferring me to escrow. I said, "Wait a minute, don't leave me." He stayed on the line through the whole conversation to the escrow department. Finally, a gentleman named Isiah was able to help. Before I got to my right destination, I was on the line for over an hour. When Isiah and I were through, Marcus got back on the line and wished me well, and hoped everything was taken care of. I sure hope so. Nationstar just really stresses me out each month. Why Bank of America did you do this to me!

Nationstar Mortgage is probably the worst company in the mortgage industry. We've owed our home a very long time and without any problems. Ever since we somehow inherited this bunch of bozos, we've had nothing but problems and all are a result of their complete ineptness. They continue to make error after error causing us a great deal of undue stress and anxiety, and it doesn't stop. They repeatedly make false claims that have to resolved. I don't know how the authorities continue to let them operate.

Our HELOC was sold by Principal Bank to Nationstar in July 2011. Nationstar refuses to honor the conversion options as stated in the Credit Agreement. I am within the conversion period. Nationstar states that the conversion options can't apply since our credit line was in suspension at the time they acquired the loan. Principal Bank had previously frozen our line of credit. They accessed my credit history on 10/21/08 and sent me a letter on 11/10/08. I sent them a letter demanding to know the reason for the credit freeze. They stated my credit score had fallen significantly as reported by Equifax.
So I pulled my credit report from Equifax on 12/8/08 and my score was 777. They finally told me that they didn't have to state a reason. Since I had a credit line of $150,000 and the balance was at $147,000, I just dropped the whole problem. Now, I am nearing the end of the 7-year draw period, during which I must convert the loan to either a fixed rate 15-year loan or it automatically converts to an adjustable rate 15-year loan. Since they won't honor the credit agreement through, I don't know what the terms will be. Please, I need help with this company. Thank you.

Somehow both of my homes have been sold to Nationstar. They are currently working to take both homes from me. I have tried to refi through them on each house 3 times. They turn me down each time because and get this, I make too much money to refi. They say I can afford the payment that I have no reason to refi. One of my homes is 7.25%. Of course, they don't want to refi; they are making money. This is the worst company I have ever seen.

I was very excited when the loan officer said all I needed was a good credit score and nothing else to refinance. She said the closing costs would be $3800.00. I gave her my credit card to run my credit ($20.00 wasted). I have a credit score of 800. “Fantastic,” she said. “Just sign the 6 pages and send them back. Don't print out the other 45 pages, you will get them in the mail.” Well, thank God I read the "other" pages. My loan was going to cost over $5800.00. They wanted another $395.00 for an appraisal and were requesting my signature to get the last 3 years of my tax returns! Please, people, read everything! This loan officer was an outright liar. I can't wait to get away from this lying company! I will never trust them.

I am having so many problems with Nationstar Mortgage. My house recently burned down. All was lost and the house was demolished b/c it was unrepairable. I called and let them know what had happened, and I found out they had taken out an insurance on my house in case of such a thing happened. Well, they were cut a check and it was supposed to cover the note on the loan but, after many calls, they tell me that the check they have is in a bank and they don't want to apply it to the note, telling me they will send it to get my house repaired.
And, time after time, I have told them that there is no house to repair. I even told them if they wanted they could go to the property and see for themselves how the home is demolished because nothing was salvageable. In fact, a couple of days after the fire, I received a paper asking me to sign if I wanted them to use the check towards the note, which I happily signed and said yes. Also to my surprise, I got a letter telling me I owe over a thousand dollars for the fee of another insurance they took out on a non-existing home, which they knew was gone. In fact, the date of the new insurance taking place was 4 days after they knew the house was burned, and which I have such letter with the date showing it was taken out 4 days after the fire.
Now I get harassing calls, and I'm told so many things. When I call them, I get transferred from one dept. to another. I don't get any answers, just runaround. Does anyone know of a good attorney in Dallas, Texas, preferably one that collects when the case is finished? Thank you, any help would be great!

I was with Bank of America for my mortgage for over 5 years until I got a letter at the end of November that my mortgage had been sold to Nationstar Mortgage. Since then I have had nothing but a headache with this company. Thank God I paid Bank of America for my December payment early because I would have never been able to make it with Nationstar. I have made more calls to Nationstar in the month that they had my mortgage than I ever had to in the whole time that I had my mortgage with Bank of America.
The first was on the 20th of December because I had not received any correspondence from them to get my loan number so that I would be able to pay my mortgage on time. They gave me my loan number, which unfortunately was the incorrect loan number. I found that out when I tried to set up my online account with them. That initiated my second phone call to them to get the correct loan number. I then signed up for an online account with them only to see that they paid my property taxes twice. They had already been paid by Bank of America before my loan was sold as was stated in the paperwork that BOA sent out when my loan was sold.
It was time for the third call. I then asked to speak with the Escrow department who refused to acknowledge that they screwed up and kept saying that no, BOA did not pay my taxes. Thankfully, I had my statement in front of me showing me that they paid my taxes. I then had to ask to speak to a supervisor who acknowledged that they did make a mistake and that they would get it fixed and be in contact with me.
It is now 3 weeks later and I have not heard from them, so I called them again. They said they spoke with my county and that a refund was being issued and would be credited in 4-6 weeks. With it being tax time and now my end of the year information will not be correct, I told them that this was not acceptable. I told them they needed to get it fixed and that they needed to send me the correct end of the year tax information showing that my taxes were only paid once. They refused. I am at the point to where I am willing to pay the closing costs to refinance with another company just to get away from them. These people and this company are a bunch of blubbering idiots!

My mortgage was acquired in late 2010 by Nationstar Mortgage of Lewisville, TX. I signed an escrow waiver with my original lender at the closing in 05/09. I never had a lapse in insurance coverage and always kept my property taxes up-to-date. In June of 2011, I was contacted by Nationstar and asked to submit proof of my insurance. They ask you to submit insurance information at their website (MyCoverageInfo), which I did and provided the information regarding my policy. In July I received a letter from Nationstar indicating that they had not received my policy information and indicated that they must receive it within 30 days. I called on July 19 and spoke with an agent. I told her that I submitted my info online. She said she saw it in the system, apologized and said that she didn't know why or what happened, but it would be corrected.
Then in August, I received a letter indicating that an insurance policy was opened on my behalf in the amount of $3,083.00/year - more than triple the cost of my existing policy! I called again and spoke with an agent who told me to fax over the declarations page to my homeowner's policy and that she would get it taken care of. I faxed over my policy information on 8/31/11, and she called and left me a voicemail confirming that she had received my policy. Then in September, I received a statement indicating that my next payment would be increasing by $406.79/month (from my original $724.17 principal and interest) to $1,130.96. Assuming that everything was resolved since I had submitted all of my information multiple times, I proceeded to pay my normal principal and interest amount on 9/23.
In early October, I logged into my Nationstar account online and it indicated that I had not made my payment due October 1st (they received it a week early). Then the phone calls began harassing me for payments. They began adding late fees and would let my payments sit in suspense accounts, and not apply them since I hadn't made a full payment. I was in contact with Nationstar at this time, but I was unable to get the issue resolved. They had me sign another escrow waiver, which I signed and sent over on 10/24/11.
At this point, I began writing the Better Business Bureau of Dallas, Texas. The harassing calls continued; the late fees began to pile up; and every month they claimed I owed more and more. Finally on 12/31/11, I sent a letter to the State (of MI) Attorney General, who referred my case to the Department of Licensing and Regulatory Affairs. It was at this point that my situation began to get resolved (or so it appeared). I finally received a letter of resolution on 6/6/12. I assumed that I would have no further issues. In 5/12 I received another letter from Nationstar indicating that they did not have proof of my homeowner's insurance policy on file. The policy had not changed - same policy number, same company, same agent.
Again I logged into their online system and entered the policy information. Then in 9/12, I received an escrow statement from Nationstar indicating that my monthly payment would go up on 12/1/12. I called on 10/14/12 and spoke with an agent in the Mortgage Hazard Insurance Department, who stated that the amount would be refunded and the escrow removed. I checked online in November, and it still stated that I owed the principal and interest plus the escrow amount due December 1st. I called and spoke with another agent in the escrow department, who told me it was because they needed an escrow waiver (mind you, I had already signed two by this point). I signed another and faxed it over. I made my normal payment for December, which Nationstar received on 11/30.
Then on 12/18, I started getting harassing phone calls for December's payment. I also received a statement dated 12/18 that did not reflect the payment I made on November 30 of $724.17. On 12/24 I received a letter informing me that the amount received on 11/30 was placed in a suspense account. I made my normal payment for January ($724.17) on 12/28/12. They used that along with the balance in suspense for December's payment, then put that remaining balance in suspense and currently show me as late. The folks at Nationstar commonly misplace documents submitted and every time you call and speak with a different agent, you get a different answer. It's as if no one really knows what's going on.
As of last week, I called to try and refinance with another lender in order to get away from these folks. Hopefully they haven't ruined my credit. The way this company handles people's finances is reckless and careless and boils down to just plain negligence - either that or it's deliberate and they're using these tactics to try and make me appear as though I'm behind on my mortgage so that they can take my house. We need a class action lawsuit against this company. From what it appears there are a lot of people having either the same or similar issues as me.

I have read most of the 400+ reviews and can truly relate to the misery this company has caused people. My loan was passed to Nationstar (NS) at the end of 2009 and it's been trouble ever since. They have paid my taxes late and have charged me the late fees by going up on my escrow premiums. They have failed to pay my insurance carrier on time twice and once resulting in my policy being cancelled and having to be reinstated. Numerous times I have been accused of not sending my payments in on time, which has resulted in late fees and at worse - foreclosure threats. Bear in mind that my payments are due on the 1st of the month with a late fee incurred after the 16th. After being a few days late a couple of months ago, they sent a third party company to my property for what they called a home assessment.
During the assessment process, the third party agent entered my property (unauthorized) and photographed my home, cars, shed and contents of the shed. I called NS to find why and according to the customer service rep, it is NS's normal practice when payments are not received by the due date in the event of foreclosure is needed. I asked why the cars, content of my shed, etc. and she responded, "In case we need to foreclose and you owe us more than your property is worth, we know what other assets there are to seize." Like many times before, I rushed to make my payment (several days after the first) and let the incident with NS slide by. Here again I find myself at another crossroad with NS.
Recently on 11-30-12, I made two payments to carry me through December so I did not have to worry about bills during the holidays. I received an email from NS (after the 16th and another late fee) letting me know I was delinquent. It angered me that they waited three weeks to notify me. I called them on 12-20-12 and was basically told too bad, late charge was applied even though I could provide my speed pay Western Union confirmation. I was told it was my fault for not following up with my bank to be sure the payment cleared. I made other Western Union payment and they posted my payment on 12-21-12. However, even though they received the payments, an agent was sent to the house again on 12-26-12 and 1-5-13 for another home assessment and information sharing with my neighbor.
I spoke with NS about this and though they denied sharing information, they do claim to be perfectly within their right to enter my property when necessary and at their discretion. I do not know what, if anything, can be done to prevent NS's overly aggressive tactics and scams. So at minimal, I am posting the encounters I have had with them as a caution to consumers. Please think twice before signing the dotted line!

Nationstar Mortgage Company reported a late payment on my credit during the process of taking over the two (2) loans from Aurora Bank Company on two (2) houses that my father and I made an investment in his name and in my name for some rental property. My father maintains all records and correspondence, payments which was sent to his address. On June 15, 2012, Aurora Bank sent a letter with instructions to wait until we received the statement information from Nationstar because they transitioned our two (2) loans.
My father received a letter dated 7/15/12 but received it on 7/17/12 that payment would be late the same day, 7/17/12. So he called Nationstar and paid by phone both payments on the two separate loans at the same time on 7/17/12, so the two house payments would not be late. Nationstar told my father at that time they would be sending monthly statements. We received two (2) statements in August but did not receive the two (2) September statements. However, my father was in the process of moving at the time and had put a change of address in with post office, but never received those two statements for September.
Nationstar said they called late September at my father's home and left a message, but the telephone service was disconnected on August 6, 2012 and they could not have left a message on the primary # ** in September. They could have called my father's cell number as it was also on record. Nationstar turned in a late payment on my credit report and I just found out in November when I called a loan company to see if I could refinance my home loan to a lower interest rate but I was turned down because my credit score was 660. I tried to talk with Nationstar and wrote a letter to give permission for my father also to discuss this issue since he is the one who makes all the payments.
We asked Nationstar to call the Credit Bureau and take this off my credit report. We feel they also were at fault since they said they left a message on my father's home phone in September and it was disconnected on August 6, 2012. We have been trying to negotiate to resolve this problem with Nationstar for weeks now. Most of the time, we could not get them to return a phone call. My credit report has always been excellent at 780 or above and now I find out that it is 660. They had my father's cell number, so why didn’t Nationstar call his cell number before they made a decision to mar someone's credit? This is very unfair and I feel they did not have any mercy or consideration on this one time occurrence in which they just took over the two loans from Aurora.
My father and I own these two (2) houses and the payments on both of the loans were late, and yet not addressed in the same way. I feel I have been discriminated against on my credit because they did not treat both loans they purchased from Aurora in the same manner. He made both payments at the same time on July 17, 2012 when he received the letter on the July 17th that same day. When my father received the October statements, he made both payments at the same time in October and paid late payments on the two (2) properties. I realize it is not their problem if the US Post Office does not get the mail where it is supposed to go. But the statements that they said they sent should have been returned to them or forwarded to the forwarding address.
Nonetheless, like I said this is a very unfortunate one-time occurrence for 7 years and the people at Nationstar are not really interested in helping people have a better life. That is the real unfortunate issue that we have in this country.

Last year, my homeowner's premium was late a week or so. I paid the ins. in full, and ins. co. sent me a copy of the fax and copy of the check they had sent Nationstar. I assumed everything was okay. I also spoke with a rep. from Nationstar, and they said the fax was sent to wrong dept. and it was being forwarded to the correct dept. Several months later, my Nationstar statements were still showing I owed ins. amount plus late charges. Again I spoke with them. They assured me it was straightened out. Months went by and the same charges - but even higher amts. were showing. Again I spent an hour on the phone with them.
Now my last three statements are showing a charge for property insp. I told them I was not responsible for that because it is something they did on their own and they are the ones who have everything screwed up. Now they are deducting the "escrow" amt. from my monthly principal payment! They have not responded to any of my letters or emails. Phone calls are taking an hour or more and no one seems to know what they are doing! This is by far the worst mortgage co. out there! They are messing up my credit rating, and I don't know what to do. Help! Please.

I submitted an offer on a condo for a reasonable amount considering it needed about $15k in repairs to bring it up to snuff. It was a cash offer. A BPO (broker price opinion) was completed, and they countered with a price $45k above my offer and $15k above the price paid for a larger unit in the same building that didn't need repair. I countered with an increase of $15k which they said Fannie would not accept. Frankly, they wanted us to pay $45k more. And do you think they would show us the BPO? Nope, I can't imagine why... It's probably lower than our initial offer. Stay away from this lot.

In September 2012, a windstorm destroyed our home. Our insurance company paid up to our limit and rather than rebuild through Nationstar, I opted to end my relationship with them by paying off the mortgage on November 30, 2012 and start over with a new construction loan and mortgage with a local bank. Except that it's now January and Nationstar has still not released the lien on the property, so I cannot close on a construction loan using the land as collateral.
I've made calls daily and seemingly start the process over again each time with a new customer service agent. They have no answers and can only submit "research requests" that generate no useful information. No one ever calls back like they say they will. I've advised them via email that they are approaching the statutory timeline on releasing a lien in my state, to which the penalties are $300 a day for each day longer than the allotted period or 10% of the original note (whichever is less). All the other comments are accurate - be prepared for endless call trees, unanswered emails and unanswered voicemails.

I'm an Illinois resident here being screwed by this company. Short story, I got a mod due to layoff in January, made all payments. I even made a double in July to make sure we fulfilled our end of the deal. They mismanaged our money, admitted it, said sorry. Now they say I owe ten months of payments. I have proof of payments made on time. I'm getting foreclosure threat letters out of some office in Chicago. No one returned my calls. I got extension numbers that go nowhere. I got a statement after 4 months that has a completely different amount. I owe then what the "lawyer's" office stated. I have been charged for lawyer fees and inspection fees in the thousands. I have gotten 1 letter from a lawyer and never an inspection. We need help here. Someone have an idea what, where, who to contact?

When we refinanced a couple of years ago with Citi, it was then (sold?) transferred to Nationstar Mortgage. In 2011, we did a remodel for which we paid more than $100,000.00 on our own. In 2012, we decided to refinance again because of the continuing interest rate drops. We contacted Nationstar about a re-finance in April. Soon we were told we were pre-approved and well on our way to closing. When the appraisal came in, I was flabbergasted; it was as if the appraiser (who wasn't from the area) even acknowledged that any improvements had been made. Still, we were told that everything was fine because of our good credit rating, etc. We continued on, waiting to hear about closing.
I phoned our contact a few times and was met with various excuses (they were in process of moving offices, the underwriters were swamped, the contact had been sick and out of the office, etc.), but were assured that we were on track and it would be "soon." We had a trip scheduled in October and I contacted at end of August about getting everything done before we left. Again, we were told it was almost done and they would track us down, even if we had to sign everything in Europe. Nothing! When we returned, I again called and was told it was almost ready.
Then I received an e-mail from a new person saying that she was just confirming details and that it would be soon that everything would be ready. There was then more waiting. A couple of weeks later, I received a call from the original contact person saying an error had been made on the type of loan I was told we had been working on. And now, to make everything work, I was going to have to bring $16,000 to $20,000 to the table in order to close. I thought about it for the weekend and called back saying I was willing to contribute $11,000, but no more since it was their error and this had gone on interminably. After a few more weeks of waiting to hear and continuous excuses, I finally told them to in December to terminate the application. I would go elsewhere, and so that is how I am beginning the new year.

I was just contacted by Nationstar Mortgage regarding a loan modification. I just came out of bankruptcy and since the economy has gone down the drain, so have my resources, work - now working contract through temporary agencies. Anyhow, I would like to get a head start as I am anticipating the worst to come of this company from the reviews I have read so far. I need some help from those who have already been to war with this company. Can you provide fax numbers? I plan on bombarding them with faxes if they start with shenanigans.
Those of you who were successful, how did you accomplish this? What did you or your lawyers do to get your issues settled? Many thanks to everyone and their reviews. I may be in a pickle, but having no credit won't have any other option or company to turn to for a refinance. Let me know if you were in the same situation and if you were successful in saving your property by refinancing through another company.

This company is horrible! We started the refinance process in March this year and still have not closed. Each time I call, it takes at least 20 minutes for them to try and find who is taking care of my file. I then get a new contact name and get put into voicemail. I leave messages, send e-mails and get no response! This company has now cost us a minimum of $1,800 in extra payments because we have not been able to close the loan. If you can avoid doing business with them, do! They don't care for their customers and have no idea what customer service means.

I can honestly say that I have never experienced such poor customer service in all my life than after constantly speaking with Nationstar’s Loss Draft department. My house was flooded during hurricane Isaac 8/29/2012. Finally, the insurance company sent the check to Nationstar for them to contact me and set the payment schedule and provide me with a packet of information that has to be filled out before a check can be processed. The hurricane happened August 29, 2012 and it is now December 26, 2012, and I still do not have any money. I have submitted the paper work and they found errors and I submitted the corrected paper work and they finally got the documents approved but still no check. I called back and they stated they were still waiting for me to send the corrected paperwork. By this time, one of the contractors had finished their part in the repairs and I had to pay them out-of-pocket since this was taking so long.
Nationstar told me that all I had to do was submit a paid invoice from the contractor in order to get reimbursed for the money I paid. This was told to me by several agents, and now that they have that information, they are telling me they will not reimburse me until the house is 100% and all of the contractors have been paid. At this point, I was livid. I went back and forth with the agent then finally asked for a supervisor. She transferred me to a Specialist. After speaking with her (Chelsea), I requested a real manager again. She stated if one was not available, it could take up to 48 hours for them to contact me back.
This is ridiculous. My kids went without for Christmas, messing around with this low-life company. I hate these people, and still they want me to send in the same paperwork I sent in before that was approved by a Specialist because they cannot find or too dumb to see that I have already sent it in and it was approved. All they are doing is collecting interest on my check. At this point, I am definitely looking into legal consultation regarding this poor excuse for a company. Nationstar is the epitome of evil.

I began my refinance process with Nationstar in July on two mortgages. It's now December, and I have still heard nothing. I have paid for the appraisal and they have run multiple credit reports and keep promising me that the mortgage loan process would be closed next month. But time keeps slipping away and I have no freaking idea of what is taking so long. I have great credit and I'm not behind on payments. This is a terrible company. My advice is, do not use them. If there is a class action lawsuit, I will be the first one to sign on.

My wife and I have excellent credit, two homes we own outright and a cabin that we carry a mortgage on. Our mortgage service was taken over by Nationstar. When we moved to a new house six weeks ago, our forwarded mail was horribly delayed, thanks to US postal service. We were unaware we missed a payment. They let us know and advised us they were now acting as a collections agency. I pointed out that we moved, our mailing address had changed, that we have excellent credit, and have never been treated this poorly as a client at anytime. They said sorry and that the collections is automatic on any past due mortgage charge, regardless of any circumstances and there is nothing they can do about it.
This is the kind of company whose aggressive policy is more geared towards victimizing even their cream-of-the-crop clients, say, over a mailing address change, with who knows what kind of damage to client credit ratings. We didn't ask for this company, and we are going to refinance just to dump them. Get used to harassing phone calls and dealing with an automated telephone tree full of recordings and long waits for a real human, who ultimately is not helpful - all as a result of a serious financial infraction, like say, moving to a nicer home and changing your address!

I refinanced with the same company that unfortunately took over my loan from another lender (not my choosing). I have great credit, paid monthly on time. Simple right? Nope. I started the process in July, got preapproved and was waiting for paperwork "to be reviewed" or some sort. Okay, they said it would take a few weeks. I kept in constant contact with them through either phone or e-mail. By the end of September, I hadn't heard anything for about two weeks and found out somehow they canceled my paperwork.
I got another person, started the same process, and I told her (and her manager) basically, "I am aware of someone dropping the ball once already." I was told this does take time, yada, yada, yada. One month went by, then I got the message that the paperwork was with the processor. It was with this processor for about a month. And about every other week, I was asked for some new information. This last time they needed verification for wall coverage for a certain amount, so I had to get that done.
Okay, so finally, this week I got the message "Approved, okay we are setting up an appointment for you to sign the paperwork," then nothing, nada, zip. My processor kept telling me all day that she was trying to get in touch with the title people or whoever, then nothing. No call and now she was out for the holiday. And I am "assured" this will be closed this month and she told me to go ahead and not pay for January. Really? So then when they still messed up and paperwork wasn't signed, then there is a mark on my credit because I didn't send you a payment?
I tried to go through my own bank, Chase, but because of Nationstar's fumble, they had to run my credit report twice in a 4-month period and I guess, that didn't help things with Chase. They rejected any preapproval. This totally, completely angers me. Trust me, I wouldn't willingly choose this bank if I was given an option. I wish I didn't have to stay at this bank if I were given any other option. Today, when she didn't even call me or email with a legitimate update after all this, I am just disgusted with them and I want to make sure everyone knows it. Ugh, I need a drink!

Short sale approvals - This loan servicing company has an I don't care attitude. They promise to respond within 7 days and I have not received any response in over 4 months. Better Business Bureau better rethink their position on this company! They are lucky I am not voicing a stronger opinion. I certainly could and it would not be good!

Bank of America sold our loan after we asked for a modification, but only after we informed them that our income had stabilized. We have never been late more than a day or two (by accident, not because of a lack of cash). I now have plenty of assets and plenty of income; however, I also have plenty of PMI and all sorts of BS from Nationstar. I received an account number over the phone (25 minutes and 6-7 recorded voices later) and 18 days after my payment was due. I will be dressed in a gorilla suit with ammo before I pay a late fee for their incompetence. If they really want this house, they will get it. As a fully competent contractor, I will fix it right. An 800 credit score, tons of regular cash flow and these crackheads are busting my stones. I am pissed. I cannot wait to give an update. I can afford a lawyer. ** companies!

I have 2 short sales with Nationstar right now where they hold the first mortgage and the file is being handled through Equator. For both of them, I had more than 30 days of inactivity from the processor/negotiator. On one of my files, I am on 95 days since I initiated the short sale and I am still being asked for updated documents that were at one time current, but are now expiring due to the length of time it has taken them to respond (RMA, 4506t, hardship letters, etc.). I have used the realtor assistance email to try and get things moving, but all that the emails did was to reiterate what was already in Equator and tell me to give 5-7 business days for a response. After 95 days from initiation to review, I expect a better response than this. I have been trying to escalate since October 4, 2012 with no response.

My first mortgage got sold to Nationstar and when I tried to refinance, it took them weeks to provide a payoff value, losing me my lock-in rate. My lawyer and new lender were amazed by their incompetence, both saying it's a task that should get done in under an hour. Anyone we spoke to either made commitments that didn't get kept or was apologetically unhelpful. And when they finally provided the payoff value, they got the target date wrong, trying to get an extra few weeks of interest payments. This is the type of company that makes you hate our financial institutions.

This is an update on my dealings with Nationstar, after I posted my complaint on Dec. 10, 2012. I never received my statement for my December 1, 2012 payment. I called to find out why and was told that they couldn't talk to me because I was in an active BK. That was not true. They would not listen to me or look into the matter when I told them they were mistaken. After numerous calls to Nationstar to resolve the mistake and get my statement, I was told that they couldn't talk to me because I had legal representation - not true. I am no longer represented by the law firm that negotiated my loan mod. The law firm contacted Nationstar to inform them that I was not. Then Nationstar told me that I had to have them mail the release form. Why didn't they tell the attorney's office that when they called?
The issue is still not resolved, and my payment will be late on December 17, 2012. After more calls, I finally spoke to a rep who actually did some research and found that, supposedly, the law firm had faxed an Authorization to speak to my attorney form, signed by me and dated October 15, 2012. I know for a fact that I did not sign any such document with that date, as my loan mod had been approved in June 2012, and I've been making payments since July 2012. I was receiving statements from July through November 2012.
The attorney told me that if the lender still had a cease and desist order, they would have had to send the statements to the attorney. They did not ever send a statement to them, including the December statement. The attorney also told me that the cease and desist order is automatically removed once the loan mod is complete, so there is no need to send an Authorization to remove the cease and desist. None of this makes any sense because I was receiving the statements all along, so why would they suddenly say I had legal representation after five months. There would be no reason for the attorney to send them that Authorization form at this late date because my case is closed. Nationstar is trying to cover their mistakes by blaming the law firm. The firm is looking into this for me. It looks to me like they blew it and they had to come up with a document to cover their tracks. I have had problems with Nationstar from the start.
When I finally got someone to email my December statement, they emailed me the November statement again! I finally had to send in my payment on December 13, 2012, by overnight mail, certified return receipt. I confirmed that it arrived in their PO Box on December 14, 2012, three days before they can charge a late fee. I called them to confirm that the payment is in their box, but they informed me that the late fee had been charged to my account already. That is illegal. I know they are going wait until after December 17th to post the payment so they can justify charging me the late fee. I can't leave an email address to contact me at, so I will be leaving contact info on whatever complaint website will let me.

My husband and I had been dealing with Nationstar since it was Centex Mortgage. In 2006, I received a letter from my school district that taxes for 2004 had not been paid and they wanted the taxes plus all their fees. I contacted Centex, got check number and statements, and thought everything was taken care of. Well fast forward to 2011 when we sold the property, and imagine our surprise when we found out that we still owed for that payment and we would have to pay it for the sale to close. After closing, we went home and the calls began, and we got no answers. Tax office wanted copies of canceled check and listing sheet for the year 2004. I called Nationstar and was told they could not get me the information because it was outdated. This I was told after 5 months of calls and them telling me they were investigating it and they would call me in a week.
Finally, in September 2012, I contacted the Comptroller of the Currency who in turn referred me to Consumer Financial Protection Bureau (CFPB). They in turn contacted Nationstar who went into research mode. They started contacting me, trying to take care of the problem. They had only so many days, then the complaint went into step 2 mode. Well, in November, I was contacted by Nationstar requesting a copy of my canceled check and statement from the tax office proving that we had to pay these taxes. The statement and check were faxed over.
I was then contacted being told according to the statement from the tax office which was not itemized they weren't going to be able to pay us the penalties and fees owed us. So, I got another statement which was itemized and faxed it over and was informed by Casey that she received the fax and as soon as she heard anything, she would contact us. Well, we waited for two weeks and then I started emailing her again and she never responded.
On December 8, 2012, one day prior to the anniversary of the closing, we received a check minus penalties and fees. I contacted Nationstar and asked where the full amount was. Now, we never got any kind of statement or letter or email, nothing explaining the difference. They proceeded to inform me that they didn't have a copy of the original bill for the taxes and we couldn't prove that one was sent, that they weren't liable according to the state of Pennsylvania to reimburse the full amount, only taxes that we paid. Now, we are out all those fees and we did nothing wrong that we should have been penalized for. I told them it was their decision and rule that they handle the taxes and insurance because we are not capable of handling these payments ourselves when actually they didn't do what they needed to do as our escrow managers.
I mean I am so mad. I paid my taxes on time to the mortgage company. But because they dropped the ball on their end, we as the consumer get penalized. Where is the justice in that? They don't know it yet but I am not done. I am so tired of these corporations thinking they can walk all over us and never have to face to what they are doing. Where is that fair? Someone really needs to be looking into this company. For 18 years, they handled the taxes and insurance for my property and they have the nerve to tell me we didn't send them the tax bill when we never saw the tax bill in 18 years. That was between Nationstar and the tax collector. Always got to blame other people for their screw ups and we pay for it. If you are filing anything, I am with you
Oh about the check they sent us, they informed me that we would not be getting anything else from them and that as soon as they cut that check, the account was paid in full and that if we held on to it for more than the valid period stated on the check, it would be our loss and they wouldn't issue another. Nice, aren't they? All I can say is I am so glad I will never deal with them again.

I have read all 416 reviews on this complaint board about Nationstar Mortgage and I am even angrier than I was when I started dealing with these white collar criminals. I am printing out all these posts and filing complaints with every government agency I can think of. I will be looking for a law firm that is willing to take on this corrupt mortgage company. Class action lawsuit, here we come. Here is my experience with Nationstar Mortgage. It is lengthy but very pertinent.
I got married and bought my house in 2003. I refinanced twice to bring down the interest rate and get rid of the PMI (what a scam PMI is). I refinanced the second time with First Horizon Home Loans in Sept 2006 and was told by the broker that the only loan terms I would qualify for was an interest only (ARM), with a second mortgage (they said this was the only way I would not pay PMI). My credit was around 720; I had a very good income, although I became a widow about 1 1/2 years after we bought our house. I took over running his landscape maintenance business when he died in 2005. I always paid my mortgage payments and bills on time. My terms were - 1st mortgage: 6.75%, payment = $2157.96 and 2nd mortgage: 8.375%, payment = $364.84 fixed for five years.
In 2008 I lost 2/3 of my income due to the collapse of the economy. I became 2 months behind on my payments and worked out a nine-month repayment plan with First Horizon, dividing the back payments and adding them to my existing payment; making my payments even higher. I had one month to go when I received a letter from HopeNow, referred by my lender. They told me that they could help get a loan mod if I was two months behind, but they couldn't tell me to stop making my payments; except that is exactly what they were telling me to do. I decided to hire a law firm instead and paid them $2,225 to negotiate my loan mod. I was referred to this firm by a friend who was successful using them. We began negotiations on July 2, 2009 and the lender strung us along for a year, asking for the same paperwork over and over again. In the meantime, I became a partner in another company and was rebuilding my income.
I made enough to qualify and I had always provided all documents in a timely manner. The law firm did its due diligence, but it was clear that First Horizon was jerking me around. I received a notice of Trustee Sale in the mail and posted on my door from Quality Loan Service Corp, informing me of the sale date of July 2, 2010. My attorney told me that the Loss Mitigation Dept assured them that the sale would be postponed pending receipt of more paperwork and not to worry. My attorney didn't trust them because they had this happen before, where they say they will postpone and then sell the house anyway. They advised me to go file bankruptcy the next day, which was the day of the sale. I did. It stopped the sale, but it also ended the contract agreement with the law firm. I fought for the next 2 years, without counsel, using legal strategies to prevent my house from selling at auction. My 2nd mortgage had been transferred to a debt collector, Greentree, who did modify my second - bringing my payments down from $364.84 to 244.32, starting April 2010.
August 2011 I received a letter of introduction from Nationstar Mortgage, informing me that they were my new servicer. I called them and was told that they couldn't talk to me because I was in an active bankruptcy. I received another letter informing me that I could apply for a loan mod and to submit all the documents requested to start the process. I started getting my docs together when I received a change of terms letter, stating that as of Oct 2011, my interest rate would be 2.75% with a payment of $879.00 and my first payment due Nov. 1, 2011. I called to confirm this and was told they couldn't talk to me because of an active BK, but to send the payment. While they are telling me this, they are saying they cannot solicit me for the payment because of the BK, yet they did solicit me in writing.
I sent the payment. Big mistake. I did not send another payment because I was told later that I still had to qualify for the loan mod to get those terms. Of course, the letter did not state that and they wouldn't talk to me so I didn't know that prior. January 2012 I had a forensic loan audit done for $3,000 by Compliance Review Group and was referred to a law firm to negotiate a loan mod with Nationstar. I hired the law firm for $3,995 and later, they added another $1,500 to their fee. Within four months or so, I was approved for the loan mod. The terms are - conventional loan (principal and interest, with escrow account): 2% interest for 5 years, payment = $2,352.79; due to go up to 3.5% for one year; due to go up to 3.75% for the life to the loan. Also, they put me into a 25-year loan when my loan was a 30-year.
My attorney said that was because I had already been in the prior loan for 5 years. I have never heard of such a thing. My attorney did the bare minimum on my behalf. He didn't even try to get the principal reduced or any of the fees removed, and I am paying him $5,400. I was told when I hired him that my payment would be about $1,500 to $1,800 a month, but now I am in the same boat as I was in before. I had to spend $10,625.00 to save my house and now I don't know if I will end up losing it anyway. I figured out that I have paid $14,128.74 + the payment of $879.00 to Nationstar, equaling $15,000.74 and about $560,000 just in interest from 2003 to 2009 - for a house that I bought for $375,000 that is now worth about $280,000. My loan is now around $459,000 after deducting the six months of payments I have made this year.

About four years ago, our CitiMortgage loan was sold to Nationstar. Two years ago, I tried to refinance with Nationstar and after months of nonsense, I asked for my money back and to cancel everything immediately. On August 20, 2012, I got a phone call asking if I wanted to refinance. Well, of course, I do! But I told Keenan at that time that I better not get pulled around this time. Since then, I have had to produce paperwork for Nationstar, the same info for title company and then more info for Nationstar! I also was the relay person for the title company and Nationstar. I was sick of it weeks ago but still hoping, I continued to jump through hoops. So then, I was approved and ready to close. Yay! Haha. I have been set up four times to close and still have not. Every time they cancel the closing, it is a different excuse. I can tell you this much, I will refinance and it will not be with Nationstar! We have good credit, never been late on any payment and I will go through hell and back to find another lender.

I applied for a modification. I became legally blind and I am on disability and cannot work. I sent in all the right paperwork. I called on two separate occasions and they said I was denied but could not tell me why. They didn't even know what an Equity Loan was and they work for a mortgage company. Duh. I talked to two attorneys and they both said that I would qualify and pay $800 less per month. I feel like Nationstar denied me because of the money they will lose each month on my mortgage. I am so very mad and do not have a clue of what to do now. Nationstar says they help charities and organizations but cannot help their own clients with their loans. What is wrong with that?
I hate Nationstar for not helping those that need help. Good things happen to good people and at the rate Nationstar is going with all the complaints, I do not see good things happening to them. I also sent their complaint office an email asking to explain to me why I cannot get a modification and no one has returned an email back to me. Nationstar needs to start helping their customers and help in every way to keep their homes. I have four kids and I do not know what the future brings. Nationstar has to help those in need, please.

The Better Business Bureau gives Nationstar an A+ rating and has made them a BBB accredited business. Unbelievable! They put our house up for sheriff's sale, then sent us a letter that they were petitioning the court to reverse the foreclosure (due to them filing the wrong form for the foreclosure) and so we assumed we had some time to make arrangements to pay and get caught up. We never heard anything from them. We have been trying to get a payoff amount for months now and they keep giving us the runaround. Well we just found out that this last weekend, our house was sold at auction. Not sure what to do to fight this. We had a way to get it taken care of; we just needed the payoff.

I received a letter from BOA that my loan was transferred to this company. When I called them, the rep answered the phone in the rudest manner I have ever heard. She asked for my loan number. I told her that Nationstar had not assigned one. She then told me, "So what the hell you call for if you don't have a loan number?" She told me to call back in 10 days and don't call back unless I have a loan number. I've heard so many negative things about this company, but now I am stuck with them. The person sounded like they were unhappy to be there. This company needs to be investigated. Horrible company.

Nationstar is a horrible company. They have had my file for 5 months now and still don't have their things together. I have a newborn and they have dropped the ball on multiple deadlines, making me pass up 4 different move-in dates over 4 months. They have horrible communication and completely incompetent. My file has been structured by 3 different MPs that have left the company soon after.

I too had some horrible experience with Nationstar Mortgage. Every 6 months, they raise my mortgage up! They claimed to help modify your loan by your income (they lie!). They increase your payments up then claim it’s your taxes and insurance. I asked for a fixed income loan, they gave me an adjustable balloon rate. They wouldn't refinance, they would say that I don't qualify for modification. I missed one payment then they sent me a letter for foreclosure. But before they foreclose on my home, I sent them a check for $5,000 which they sent back to me. I then resent the check, this time they kept it.
They hired a third party claiming that they own my home while I was still in it. Those people invaded my home, stealing valuable belongings and destroying my home, forcing me out of it. I called Nationstar. The person that I talked with was very rude to me, denied of ever hiring those people to force me out of my home. But they left documents proving that Nationstar had hired them. They foreclosed on my home and kept the $5,000 I sent with funds that I additionally sent to try to keep my home. Nationstar is foul and also crook! Someone needs to step in and put these people out of business.

Nationstar finally agreed (after trying to foreclose first) to pre-approve us for underwriting. We were pre-approved then sent back to auction. The date of sale is scheduled for Jan. 9th, 2013. Now we may lose our home even after being pre-approved and proving we can pay our mortgage. We were sold by Aurora, tried for six years to modify. Nationstar will not help us. Nationstar said it's easier for them to foreclose. Wow. It must be easy to take someone's home. Sad.

I had previously been with Aurora Loan Services and had been trying to get a loan modification through them for almost three years! What a fiasco! On July 23rd, I received a letter from Nationstar Mortgage telling me that they are now my loan servicer. Aurora should have, by law, sent me a notification at least 15 days before the transfer, but did not. Nationstar should have notified me 15 days after the transfer; they did not! I went through Hope Now (HAMP) to start a new loan modification application. That was on August 20, 2012. I am a 100% disabled veteran and receive disability benefits. I do not work, cannot work and therefore do not file income tax returns as I have no other source of income. Nationstar has requested the IRS form 4506-T at least 10 times in three months time. Each time, they tell me they need it filled out differently! There are only five different ways to fill out this form! They also continually ask me for my last two paycheck stubs and my most recent tax return.
I got so frustrated with them that I called the IRS. The lady I spoke with said she would write them a letter stating they have no record of a 1040, 1040A or a 1040EZ on my Social Security number and to consider the letter verification on non-filing. She faxed me a copy and I immediately faxed it to Nationstar. That was October 30 and they have asked for the IRS form 4506-T 3 times since then. I realized they can ask for any information they need for the loan modification process, but this is getting close to grounds for discrimination. They have never asked for any other paperwork more than the first time except for an updated bank statement. As I am on a fixed income, I do not have the finances to sue Nationstar. But I would hope that an attorney would read my complaint along with all the others and help us do something about Nationstar and all the other shysters like them!

I, too, am trying to buy a house that is a short sale. The original lender was Aurora. Two months into waiting to get an approval, we find out that Nationstar has now bought the loan. There is a second on the house and it was no problem for the second to give an approval. Several months later, the second's approval expired because Nationstar was taking so long. The second gave an extension but at first didn't want to because Nationstar hadn't given their approval yet. Then they came back and said they would not pay the closing costs which we had originally agreed to to begin with. Now they are asking for an updated preapproval letter from my lender. We have sent that into them today.
My realtor told me that the seller's agent was frustrated because Nationstar kept coming back asking for documents that had already been sent in. I'm keeping my fingers crossed and hoping this is the last thing they need. My agent and the seller's agent are thinking we will have the approval by the end of this week. But I'm not holding my breath after reading all of their bad reviews. It's been a long eight months.

Same problem as Dawn, no auto pays! I also had a BOA loan transferred to these idiots. Again, the same as other, months and hours of NS telling me the auto pays were taken care of and they were not. BOA transferred my mortgage to Nationstar within the last month. They charged me legal fees and inspection costs without my knowledge for a total of $1800.00, which now I owe them on top of other charges they have stated I owe. I tried to pay them my mortgage and they returned what I sent.

I set up auto payments on Aug. 6th, 2012 after my mortgage was sold to these clowns. Sept. came and they didn't take the payment, so I called them and got not a thing fixed, but a big runaround. Then, only after hours on the phone and faxes, they sent a letter saying it was fixed. The payments would start to come out for Oct. Well, you should guess what happened next. No payment was taken and they wanted to make me pay late fees. I laughed and said I have a confirmation letter stating it was to be done and it was to be fixed. It was not, here it is Nov. and yes, they didn't take the payment out again and they are trying to get me to pay late fees, so I went back to my paperwork and told them it was to be taken out.
Well, some smart 88 there took me out of the computer for auto payments. I was told because I called so many times to fix this. Now I have it in the lawyer's hands and today I've been on the phone for over six hours trying to fix this. All my time and calls plus all the faxes, now I have to pay a lawyer, and my mortgage is up to date. Wow, I think with all the complaints they have, they should put all of us with a real mortgage company. P.S. Also all the calls saying I was late on payments were seven days a week calling starting at 8:09 a.m. on Sunday. Have they lost their minds?

Unfortunately, my mortgage was sold to these clowns. I’m just glad interest rates have dropped enough to make it worth refinancing because I am running as fast as I can from this company. I make split payments but I send them in on my own, and they total a lot more than my monthly payment. Now, they keep charging me late fee and keep sending me notices that I am past due and on the brink of foreclosure. And when I call customer service, they are so incompetent they can’t even look up a payment that posted 5 days before. Done, I’m filing a BBB complaint; I don’t think they should be able to continue charging me a late fee when I’m not late.

We were nervous when our account was first transferred to Nationstar as my husband has worked in the mortgage industry for about 15 years and had heard about Nationstar and had heard bad things. Our online research and personal experience have confirmed our initial fear. Communication has been bad, to say the least, but the action that prompted me to write a negative review was the fact that Nationstar withdrew our payment for December (next month), in addition to this month, without any consent or notification. That's $2,800 more than the agreed amount (or $5,600 total, automatically withdrawn!). This is just plain bad business.
I hope our loan is transferred to another lender (which is how we ended up with Nationstar in the first place). But for all the people on here, I hope this company run out of business or called to task by someone who can do something about these vultures. My husband contacted the lender ten days ago to request the funds be put back as our next payment was not due until January 1, and has still not heard back.

Nationstar Mortgage is my new loan servicer. After reading all these negative reviews and personal experiences others are having with Nationstar, I'm very worried about what will happen with my mortgage. Bank of America just sent me a letter saying they sold my loan to Nationstar. I'm almost 99.9% sure they sold it because I recently applied for a home loan modification through the NACA Program. I'm not currently late on any payments, but my income has been severely reduced due to losing my job of 10 years. I found another job but I'm earning almost half of what I used to make at my previous job. This is B of A's way of not helping out their customers, just cutting the relationship and selling to an out of state bank.

My husband and I are in the market for a house. We found the perfect home, a short sale, and submitted our offer. At the time, Nationstar was not the primary mortgage holder on the house. The original mortgage holder approved the sale price, and we began the waiting game while the secondary mortgage holder reviewed the files. In the meantime, the original mortgage holder was bought out by Nationstar. We were originally told that Nationstar would honor the original approval, but a few weeks later, we found out that the original approval was set to expire and Nationstar refused to extend it. This left us starting all over again after already waiting for bank approval for three months. But since Nationstar had recently acquired thousands of loans, we were patient. This was over three months ago.
About a month or so after they started the approval process over again, Nationstar came back to us and said, "We won't pay closing costs unless you use us as your mortgage lender." Because we're first time home buyers, we didn't really have a lot of options. So, despite our concerns about entering into a long-term financial relationship with a company that had not exactly impressed us, we agreed. A month later, we were told that Nationstar would not accept our original offer and wanted another $2,000. Again, short on options, we agreed to the increased purchase price. At this point, we, our agent, and the seller's agent all believed that we were mere days away from having a binding agreement. We were just waiting on the bank to approve the closing date. But then we were told that Nationstar had decided to reevaluate our file again.
After dealing with this bank for nearly six months, I cannot believe that they are still in business. No one knows what anyone else is doing. No one can give a straight answer. Every employee contradicts every other employee. The bank has used shady practices to essentially blackmail home buyers into using Nationstar as a mortgage provider and Nationstar clearly isn't interested in unloading their underwater mortgages. Beware of any short sale held by Nationstar. Everyone knows that short sales take forever, but no one I've spoken to in the real estate industry has ever seen a short sale as ridiculously prolonged as this one.

I paid off my mortgage in August. It is now mid-November. I have been trying to get an official lien release or mortgage release for months. It's impossible to speak with someone who knows anything about this. The automated system, when I call, tells me when my next payment is due even though the mortgage is paid off. This is not a bank. It's a bunch of incompetent entrepreneurs trying to make a buck from you. Beware! I hope someone can afford to pay a lawyer to blow their cover.

NationStar Mortgage is by far the most incompetent company I have ever come across. Despite hundreds of calls, I have yet to come across someone who knows what's going on and cares to help. It all started out with a modification request at the beginning of 2012. That's right, January 2012. After months of calling in & being put on hold, then dropped, transferred to wrong departments, and generally getting the runaround, I was told that the application was denied.
After attempting to provide additional details and resubmitting the request, I was again denied. 8 months later... At this point I was tired of trying and ready to give up. That's when the real fun began...
Now for those of you that don't know, a request for modification comes with an escrow impound. That would have been all fine and dandy except the modification was denied. Instead of waiting to see if the modification was going to be approved, they paid my taxes & insurance. This amounted to a sizable escrow balance. Fortunately, both my taxes & insurance were current. Both tax & insurance were returned to NationStar leaving me with a positive escrow balance.
Now 3 months have gone by and they still will not accept my monthly mortgage payment without the additional escrow payment even though it has got a positive balance. I speak with them weekly and they assure me that my loan is not in default and that I just have to wait until they do an escrow review to make the change and start accepting my payments. I am now getting certified mail stating that I'm in default. Each week, I speak with someone who tells me something different. The last response was "Check back next week."
I would gladly pay another mortgage company a higher rate to take my always on time, never been late (until now) for the past 8 years payments. This is the worst company ever!

I have had 3 calls this morning, a Saturday, before 10 a.m. Nobody seems to know what the other person is doing. The people you talk to are very rude, don't know their job, are incompetent, and never return your e-mails, or phone calls like they say they will do. We have had such horrible service with Nationstar, we are going to go with another lender. They lose papers you fax in, make you fax them several more times of the same document, and you hardly ever get the same person you want to talk to about your history with them. They are the rudest people I have ever dealt with, including, but not limiting to, hanging up on me when I have told them it was like their 8th call for the day! Horrible and rude company! Stay away from these people, and spread the word to others. I cannot afford an attorney, but I would love to see someone who can, to bring charges against these people.

I have been dealing with this company for three months now in trying to resolve an escrow issue. I am one of the households that were affected by the changing of flood zone change. The company proceeded to inform me that I would need to pay a year's past of flood insurance because I am now in a flood zone. I then had to fight to prove that prior to May of 2012, I did not need flood insurance. Finally, after two months and 12 calls later, they did state I was correct but I would need to pay from the date it was changed; not the date I was notified. The date they put me at was May 20th. I was not even notified until the end of June! I called again and asked how this is fair and they proceeded to inform me that they have every right to do so!
I then told them they can only charge me for the two months because I have flood insurance now so they need to adjust the bill, and still have not done so. I called back and then was told they would call me back by Wednesday. Once again, no one has called back! They are rude, do not call back, and have lost faxes that are 32 pages long! I have been told they would take care of it and then never have! This is a horrible company and needs to be shut down! Do not use them!

In September we made application to re-mortgage our home. When they ran a credit check, it revealed a 30-day late payment in July 2011. We have never been late making payments to our mortgage lender. Nationstar requested I send them a credit reporting dispute request, which was faxed to them on September 25, 2012. Almost immediately we began getting phone calls and mailings from them to refinance through them. After no response, I called them on October 9 to be told the credit reporting was "resolved by letter" and a letter was sent on October 2. We never received it, so Cici (the rep) ordered a second letter be mailed. On November 9, still no letter in hand, I called and talked to Jarrod, a customer service manager. I asked him to email the letter to me, and I provided him with 2 verified email addresses. He told me he was sending it "right away as we speak". Well, here it is 2 hours later, and I still have no letter in my email, or my wife's for that matter, and the "resolved by letter" credit issue is still on my credit. I'm no IT wiz, but email with an attachment doesn't take 2 hours to travel electronically.

We fell behind in our payments when my husband was injured and had no insurance or benefits to fall back on. We tried to work a modification with First Horizon, who is just one the many scam companies used by Nationstar. They told us we had to be delinquent on our payments in foreclosure before they would consider our request (lie #1!). After dealing with these idiots for 6 months, I was put in contact with a mortgage foreclosure specialist, who never returned calls or e-mails. I faxed them over 65 pages of documents, which they claim they never received. Then I was notified by Nationstar that they now had our loan. They told me to send everything in again and they would look at it. That was 9/2011.
After hearing nothing for two months, I contacted them and they claimed they were waiting for the title report two months. The next month, the excuse was waiting for flood reports, which did not affect our property. Then after six more months of waiting weekly to see if they were selling our home, that person disappeared and another guy became our account specialist. This happened three or four times and the last one sent me an e-mail after we received a letter that our request for modification was incomplete. On 10/16/2012, he emailed me a new list to start all over again, tax returns, income verification, the whole package.
He then called me back and said he had the sale postponed until Nov. 30, 2012 and to send all the docs as soon as I could get them together all at once. Move to 10/31/2012, and our property was sold back to some other shell mortgage company with the same address as Nationstar. We now have an attorney trying to figure out if we have to move or what can be done. No notice, monthly payment voucher was sent as usual, just like nothing was going on. Of course, no one will return any calls, faxes or e-mails.

Reading everyone's reviews today opens my eyes to the fact that I am not alone. I have never experienced a company so awful in my entire life, and I worked in real estate and mortgage for nearly 10 years! I became an unfortunate customer of Nationstar mortgage in 2010 when my account was transferred in the middle of applying for the Making Home Affordable Modification program with CitiMortgage. Nationstar was good at first and was helping me get the necessary paperwork together to get things rolling, so that I could keep my home after being laid off in 2009 from the mortgage industry. For the next year, I was countlessly having to send in documents, income statements, bank statements, duplicates of all those documents I had already sent and had proof that I had sent, sending in additional items (including all listed above for a 3rd time) that Nationstar Mortgage wouldn't even tell me they needed unless I called for an update on the loan modification (which I was doing daily to weekly) and receiving foreclosure notices while applying for a program.
The foreclosure notices were the last straw. Per the guidelines of the MHA program, a mortgage company cannot file for foreclosure unless a borrower has been denied the program. The foreclosure process is delayed while the application is being processed. I had not been denied, notified I was being denied, or notified I was not providing necessary documents, but yet the foreclosure notices started. I was made aware of the foreclosure of my home being filed by Nationstar Mortgage to my county of residence when a real estate agent contacted me asking me if I wanted to try to short sale the home instead of being foreclosed on when the house went to auction in 3 months.
I was shocked, panicked, and angry. I was also in fear I was going to end up in the street. Daily, I would return home from work and school, looking to see if the eviction notice would be on the door. Luckily, due to the Rule 20 law in Colorado, I was able to plead my case in court, and the judge agreed with me. The fact that the company gave no notice of foreclosure to me or any explanation as to why my home was being foreclosed on or if my MHA application had been denied or not was enough of a red flag for the judge in my county to agree the mortgage company had some major explaining to do. My foreclosure was delayed, and Nationstar Mortgage was going to have to explain to the judge why the house was put on foreclosure during a pending Making Home Affordable, without any notice to me or attempt to communicate with me about any issues with the application even though they have all my correct contact information. Surprisingly (or not), one week before the 2nd court date, I received my final paperwork for the modification and I have been paying my new mortgage payment for the last year. My assumption was that Nationstar realized their mistakes (major mistakes) and needed to correct the problem quickly.
Since first becoming stuck with Nationstar Mortgage, I have received a total of 4 mortgage statements regarding my loan. That is over a term of 2 years. 4 statements in 2 years! The most recent statement randomly started coming to my home in Sept. 2012, the first with a total due of $2,303.04 for 2 mortgage payments and legal fees in the amount of $789.48. My mortgage payment is $756.78. As I had to apply for a modification of my original loan as I couldn't afford the old payment, how Nationstar Mortgage thinks I can suddenly come up with an additional month of income is beyond me. And the legal fees that I am suddenly being charged have absolutely no explanation at all as to what they are for.
Per the modification agreement, legal fees incurred during the modification process are added to the principal balance of the loan at time of modification and are not charged separately to the borrower. I have attempted to call twice regarding getting an explanation regarding these fees, but I cannot actually talk to anyone, as so far, there is no option to talking with a representative. As I have not had any issues paying my mortgage since starting the new modification payment, and I have been sending my payments via money gram express to guarantee they get the money, so legal fees should not be an issue. And I haven't spoken with any attorneys or had any issues with my loan since the approval. What the legal fees are for is still a mystery to me.
I am now in fear, and rightly so due to the past history I have had with this company, that they will start sending notices regarding delinquent amounts (that are not delinquent, by the way) due to these unknown legal fees. I have absolutely no idea where these legal fees are coming from or why they are being charged to me as my loan has been modified for almost a year and I have never heard a thing from this company, including any mortgage statements showing principal balance, escrow account information, and payments received information until Sept. 2012. I have actually been hospitalized due to the anxiety that has built up with my modification for my home as well as other financial difficulties I have been facing over the last years when this started, and the fear is real.
Nationstar Mortgage has been trying everything they can to take my home since day one. I believe they think that if they bully, beat, and threaten their customers enough, those customers will give up and walk away from the home as the stress is not worth it, especially since I have mortgage insurance on my loan insured originally through a private insurance company and now through the federal government. That insurance policy is a guarantee to my mortgage company to ensure that the mortgage company servicing the loan (taking my payments) will get the entire sum of the loan returned to them if the loan goes into foreclosure and the home is sold at auction. Basically, Nationstar Mortgage is hoping they can put in the claims for the mortgage insurance so they can get their money back. That is why my fear is real, as they have wanted my home since day one; otherwise, why purchase an already delinquent loan from another mortgage company that is struggling like Aurora, BofA, Citi, and the like?
Anyone who is having a problem with Nationstar Mortgage should file a complaint with the state department that handles mortgage law in the state the property is located in, as well as the Texas regulatory agency that licensed this company as that is where this company is based, and the federal government as this is a nationwide problem based on the locations of these fellow borrowers that are having issues. That is what I am doing today, because I will not allow this company to bully me into charges, foreclosure issues, or any other "problems" that this company claims against any of its borrowers. In October of 2011, we had windstorm damage to our home. In March of 2012, the insurance company sent us our settlement, which we discovered had to be sent to the Nationstar Loss Draft center in order for them to monitor the disbursement of our funds to our contractors. From the very beginning, we were given incorrect information. And several times, we had to redo the paperwork for the next step. We were never told when there was a problem; we would discover the mistake when we called to ask about the progress. Finally, in June of 2012, we had all the proper approvals and were able to have our contractors do their job.
The final inspection was on July 2, 2012, and all work was certified as completed and up to local standards. Three weeks later, with our contractors wanting to be paid and no word of any money coming in, we called, only to find out the inspection report had been "misplaced". After three more weeks, our contractors were finally paid and we were told that the excess money in our account would be sent to us. On September 5, 2012, we received a check from Nationstar supposedly for the balance in our account. Upon comparing that check with the money received from our insurance company and the amount paid out to contractors on our behalf, we discovered we were missing nearly $700. It is now November 8, 2012. And the Loss Draft department, despite several phone calls and a letter from us, has not been able to figure out where that money went to (although everyone we spoke to had agreed it certainly was not us) and sends us a check to complete the reimbursement of our money.

Nationstar took over a loan in July 2012 from Aurora. That is when nightmares began. They do not send any monthly statements and even though you pay. They always claim to never get the payments. Even after providing proof, they still deny the fact that they got them. After finding this site and reading all the complaints, I decided they were a lot of scammers and have filed a complaint with the Texas Attorney General. It is a very easy process and I urge you all to do the same so that we can help them get what they deserve!

I was first contacted by Nationstar with an envelope placed under my front door that said call this number. Then, they sent me a questionnaire to fill out with all of my personal information and return it to them. At this point, I thought they were just a scam company. So yesterday, I googled them to even see if such company exists. Honestly, they haven't done anything wrong yet, but I find it interesting that where I sent my B of A payments to and Nationstar have the same zip code. Truth is that I'm about $ 50,000.00 underwater with this mortgage, so I probably won't be wasting my time with them.

These people are ridiculous. This company should be shut down. Our mortgage is on an automatic payment schedule yet Nationstar continues to call every half an hour trying to get a payment over the phone so they can charge a fee! I set my mortgage up to be paid on the day it’s due. Stop calling us! It is harassment and I will spend every waking minute if I have to find a way to stop this from continuing!

After 5 years of paying mortgage insurance, it was supposed to come off. They refused and said I needed to pay for a new appraisal because my house was not worth the money. I said okay, yet they never came out to do one. They just said you have to pay it. After 6 more months of this, I went to a local bank and got it refinanced without any problems. Not only was it worth more money, I received a much lower rate. This company is one big scam artist. Do yourself a favor and never deal with them. They should be required to pay back all the money they have stolen from all the people over the years.

My loan was transferred from Bank of America to Nationstar. It took me two years to get them to send me account statements and give me online access to see if and where my payments were being made. They say my mortgage was included in a Chapter 7 Bankruptcy, but I reaffirmed with Bank of America and they bought the loan a year after the bankruptcy. They refuse to report to the credit bureaus that I have been paying on time and in full for four years. I have been fighting with them for at least two years about this.
They claim that I do not have a loan, but I am paying on my loan; if I stop, they will foreclose. It makes no sense and I am only waiting for the other predatory shoe to drop. I have also received fees for Property Inspections, yet I have never defaulted, even while in bankruptcy. Whenever I try to call them, they transfer me a bunch of times and then eventually just hang up before I ever speak to anyone. This has been a nightmare and someone needs to get this company in check. They are predatory, deceitful and incompetent. As borrowers, we are held to a standard of paying on time. Someone needs to help us, the ones who are keeping up our end of the contract. This company needs to be put in check, yet no one is helping.

This company should be shut down. Aurora Mortgage sold my loan to Nationstar in July 2012. Aurora placed forced escrow on my account (taxes and insurance had already been paid) resulting in Nationstar auto drafting my bank account for $786 more per month. This has been a nightmare, and I have spoken to no less than 5 people in Nationstar's escrow department, each telling me they have to review the escrow account.

Too bad I can't select negative stars! Nationstar is the worst company I've ever had to deal with. My mortgage was sold to them in early 2012. Shortly thereafter, I filled out the paperwork to apply for a loan modification through the HAMP/HARP programs. I've tried many times to talk to someone, but I cannot get through their automated phone system black hole. When someone from the company calls me, they just leave their first name together with an 800 number. The number puts me in their black hole with no way to reach the person who called me. I've sent many documents to them, some three times, and they repeatedly claim they don't have them, even when sent certified mail. I've given up with them and started the process to refinance through another lender. I would recommend that this company be avoided if at all possible. Sadly, it looks like many lenders are selling loans to them and the borrower has no say in the matter.

My mortgage too was transferred from Aurora to Nationstar a few months ago. I never had an issue with Aurora for all of the years they serviced my loan. Much like what has been indicated by other folks here, no statement or coupon was mailed to me as promised in the initial letter from Aurora. Since I use Quicken, it was obvious that I needed to pay that month's mortgage payment, so I hand wrote a check and paid the loan without a coupon. I called Nationstar and asked why I didn't get a statement or coupon and they simply stated that a glitch in the system caused my account to be e-billed over email. I stated that I never elected electronic docs and I would like to get paper copies mailed. They said they would change it in their system back to paper - still haven't seen a coupon in 2 months.
I can't help but wonder if this was a tactic by them to get folks who relied on coupons to default due to late payment - then they would have them by the “you know what” for the rest of the loan. So, today, I got an envelope from Nationstar thinking it was the coupon, but guess what!? It was an NSF letter stating my check bounced due to my account being closed! What?! That account has been open for 17 years and I never had an NSF or closed my account. By the way, a $20 NSF fee will be charged to my next bill the letter stated. I, of course, called Wells Fargo, who confirmed that my account was never closed, I had more than enough funds to cover the mortgage payment - and, guess what? They never saw my check being submitted to the bank. I called Nationstar and got shuffled around, on hold several times and finally reached someone who claimed to be a supervisor.
She looked into the payment (after being on hold once again) and stated, "No, it wasn't returned/reversed due to the account being closed, but coded for Stop Payment of the check." So, the story changed from Account Closed to Stop Payment. The rep agreed to 3-way Wells Fargo for verification. The bank indeed confirmed that no stop payment was requested and reiterated that the check number in question was never presented to the bank in any form. However, the same amount check (for last month's payment) was submitted and paid. So, there's no issue with the checks or account. I'm very suspicious that Nationstar is "coding" my payment to soil my account status and perhaps force me to re-make payment via their online system. I made my payment on 10/20, well ahead of the 11/01 due date. I wonder if I had made my payment during the grace period (let's say 11/14), if they would simply "code" my payment/check as "Account Closed" or "Stop payment".
Oh, and now my mortgage is in default because I didn't pay on time by the time a letter would go out. Perhaps they would start foreclosure proceedings? I've never ever been late with my mortgage payment and have a 800+ FICO score. I'm upside down on my home, so I can't refinance - otherwise I would, in a heartbeat, if only to get rid of Nationstar. Everyone, please stay vigilant with this servicer, they will scam you and call it a glitch, but hold you accountable for late fees. You've got to protect yourself by babysitting this account and double-check that your payments are clearing - pay early so you have time to react. These people are crooks and based upon other complaints, I don't think I can give them the benefit of the doubt since these just seem like creative tactics to get a fee out of you or, worse, start a foreclosure!

About a year ago, our mortgage was sold by Bank of America to Nationstar. Although, BOA was not completely innocent, Nationstar never sent us any information to send payments to them. Not until I contacted BOA myself did I even know the name of the mortgage company that now "serviced" our loan. Sixty five days later, I received the information to send in a payment of which I now owed 3. They also came within 3 days of allowing my homeowner's insurance to lapse for non-payment. All they said to me was, "Just send us the information and we will add it on." Recently, I attempted for 3 days to pay online and either the Nationstar website or Western Union was unavailable. How can you be an effective mortgage company if you can't even keep your website up and running?

Nationstar went onto my property, broke in, changed the locks and threw out my renters all without going to court 1st or serving me any legal documents. Had they and I would have paid the $3k I owed them. They are so bold as to even tell the Sheriff what they did and send me countless reports freely admitting their behavior and confessing to even more crimes during the process. They even gave up others involved in the crime. I was just getting ready to sell the property for more money than I owed them and was working with secondary lender who would have happily received a great portion of their investment. I was set to get nothing out of the deal besides relief and letting go of the past so I could move on. I went to court where the judge said, "They can't do that; you need an attorney." I want criminal charges filed. Then if I want to sue, that should be my privilege, not obligation. Sue a multi-billion dollar corporation with 1000 lawyers on retainer and then try and collect. Even if you win, they will get it overturned by some corrupt judge.

This is possibly the worst mortgage company I have ever used in 40 years. They have a consistent history of changing your due date or amount without letting you know and at the end of the year, they’ll be sending you a late date for fee assessment. I pay online by bank and pay at a certain date and amount. I am never late, yet I continue to get late fees. What is worse is the communication with the company. They just shuffle you off to Buffalo. Never use them again. I will cancel my mortgage as soon as possible.

Last week, after a long wait, we were finally told that the bank has officially given us the clear to schedule our closing. This is my and my fiance's first home so needless to say, we were clueless on what the whole process was like. On Friday October 19th, we scheduled the closing for today, Thursday October 25th, at 9:30am. Our lawyer advised us that the bank would not know the final numbers until the day before the closing. So, we waited patiently yesterday for the papers to be delivered to our lawyer. In the meantime, I prepaid the HO insurance and flood insurance sending all the declarations so we were good to go.
The bank advised our lawyer that the papers were going to be sent no later than October 23rd and here we are, the night before the closing with no information. I received a call from our lawyer at around 7pm last night saying that the bank had calculated the property taxes incorrectly and that the paperwork would not be delivered by the morning of the scheduled closing. The underwriter had to recalculate everything and now our payment will be $200 more each month!
I asked how something like that could happen being that we submitted everything in our possession and all types of information regarding the home. We had been told that the closing had to be postponed to this afternoon around 3pm. I asked my lawyer if in fact it was going to happen today and she reassured me that it was, and that sometimes a glitch in the whole process can happen but that in almost all cases, it is taken care of on time.
I couldn't sleep all night with the thought of closing today and not knowing what we were supposed to pay or let alone if the papers were going to be sent to our lawyer. Here we are October 25th - it is now after the scheduled postponement and the closing is still not going to happen today. That's right, they still do not have the corrected paperwork done! We have now lost an entire day of work and an entire day of stress and aggravation. We are not closing today and we have not heard anything from our lawyer which could only mean more bad news.
As I write this review, all I can think of is how much I wish we didn't have to deal with a company like this and how much a life changing happy time in our lives has become a complete and total nightmare. I cannot believe how unprofessional they have been throughout this whole process. I can only imagine what will happen when we eventually sign the papers, if we ever sign the papers. I wish I could give them a negative score because that it exactly what this company deserves. We are devastated to say the least.

My wife and I originally had a mortgage through GMAC and never had any problems with them. The mortgage was sold to Nationstar and from the outset, I could tell that we would inevitably have problems. 3 years in, we got behind on our mortgage owing them 2 months' worth of payments. Nationstar filed a civil action against us claiming in court documents that they had not been paid for 6 months! We went to court and produced our receipts showing the dates and time that they were paid. The judge denied all of their motions and ordered us to pay them the 2 months. We paid. Now this year, a similar incident happened. No amount of calling them will help you. They are experts at stalling. They immediately referred our file to their attorneys in Atlanta. They stalled any potential remedy that the government has in place to avoid foreclosure.
We walked from the property and are now renters. If you get any paperwork from this corporation, run away! If you have a mortgage through them, it is only a matter of time until they will rob you of your sleep!

I refinanced more than 3 years ago and my mortgage was sold to Nationstar. I have dealt with several mortgage companies over the past 15 years. I have never had issues with any of the other companies, until now! I was forced into escrow due to delinquent taxes (of which I had payment arrangements with local tax offices). I received 2 letters from Nationstar requiring payment in full within 30 days for both county and city taxes. I contacted Nationstar to attempt to work with them, but they were adamant on the 30-day period. I could not pay taxes in full on their time period, but did provide proof of payments made. I finally told them, "Do what you have to, but this is all I can do."
2 months later, my mortgage payment increased by $200.00. I can continue to remit my original mortgage payment amount; however, their system considers me as delinquent because it is not the full amount due. I contacted Nationstar to get help (a joke). I was transferred between 4 different departments and spoke to no less than 6 people. Everyone I spoke to told me something different, conflicting information and within the same department. I did a verbal application for a loan mod. He told me I didn't qualify but was sending me the information packet. I never received it. I have offered to remit prepayment escrow for taxes in full, in an effort to reduce back to my original mortgage payment.
I have brought the account to current and requested a waiver to request the forced escrow to be removed. I was told it would not be approved. I have attempted to refinance back through Nationstar, but can't because of the 30-day delinquent they imposed. I was able to bring my account current (no longer delinquent) and have requested that the delinquency be removed from my credit report but they can't (won't) do that either. My delinquent taxes totaled $400.00. The thought of losing my house over $400.00 is very devastating. I can't refinance due to the 30-day delinquency on my credit record, which brought my credit score down. I can't afford to remit the increased mortgage payment and no one cares that I have attempted to resolve this and isn't willing to work with me.
They have me in a corner and I may lose my house. Whether my house is sold for taxes or foreclosed on, either way I'm still losing my house. I have had the same runaround as most others. Each person and department I've spoken to keeps putting me off to someone else. I will refinance asap and run far away from this company. Yes, I will file a complaint with BBB (which Nationstar is currently under review with the BBB). I am willing to be part of a class action suit. I've done some homework on this company the past few days and discovered a multitude of people on various forums with the same complaints as here. I thought the point of the Making Home Affordable programs was to help families keep their homes, not to force into foreclosure/bankruptcy and homelessness. People are losing their homes to this company and it has to be stopped!

It is clear that Nationstar is pulling this same dirty trick on everyone. They have rejected my payment, stalled, long phone holds, hang ups, doubted my word, insulted and disrespected me, accused me of not having sufficient funds in my Bill Pay account, lying about sending the funds, all of it. I finally had to give them my bank account number, which I did not trust them with, and have now given it twice while they still have not taken the funds to pay my mortgage payment, which is now late. Read below for same tactics. This will not be pretty. Big trouble.

I always paid my mortgage on time. In May, I received a statement that I owe two months payments, so I researched my payment with my bank to see what happened and they stated it was cashed by Nationstar Mtg. I disregarded it thinking it was a clerical error and mailed my May payment as normal. I thought everything was fine until I got my June statement and it stated my account was still arrears, so I contacted them and told them that I did mail my April payment and that I got proof that they were the ones who cashed it in April. They asked for a copy, so I faxed it over to them that same day. I then paid my June payment as normal, thinking that the April payment would be resolved.
I then got a July statement that now states not only did I not make a payment in April, but I also did not make a June payment. So, I called again and complained why the April payment wasn't resolved yet and why they were stating that I didn't pay for June. They asked me to send proof that I made both payments and who cashed them. I sent April's again along with the proof for June. Again thinking that everything would be resolved, I only mailed the July payment. Then in August, I received a statement now stating not only was I delinquent for April and June payments, but now I am delinquent for July's payment.
I checked with my bank for the third time and they stated that all three payments were cashed by Nationstar Mortgage. So, I called again stating my concern that nothing was being resolved and now I have three payments nowhere to be found. At this point, I was very angry wondering where the heck is all my money going. And on top of all that, I got a letter from a lawyer stating that my house is going up for foreclosure by the end of August. Great. I told Nationstar that they need to find my money asap because I did not want to lose my house for their mistakes. I was assured that would not happen and that everything would be looked into once I sent proof again. So, I sent proof from my bank again.
I sent the August payment thinking they would do what they said and locate my payments and get them credited to my account and bringing it current. And lo and behold, I got a letter from Nationstar about mid-August and I was glad to see it thinking it's an explanation of what happened and that my account had been credited for the "missing payments." But to my surprise, it was my payment for August that they refused to accept because the account was still in arrears due to the missing payments, which weren't even mentioned in the letter. So, I called them once again and I was beyond furious. I told them I had sent the proof that they have cashed all my payments and asked what was taking so long for them to correct these mistakes. I was told they never received any of my faxes when I knew it was bs because every time I faxed the papers over, I got a confirmation that they were sent and received.
I faxed all my copies over again, but this time I also sent the proof that they received all my other faxes. So while I was waiting for everything to get corrected, I got a letter from a lawyer stating that my house was now up for foreclosure. I called Nationstar immediately and I asked why my house was for foreclosure when I was assured this would not happen. I asked to be transferred to a manager and when I spoke with him, he apologized and asked me to send all my proof once again, but to send it to him directly and he would get everything resolved in one week and he would call me.
So, I sent him everything that I faxed before. Two weeks passed and I never received a call, so I had my husband call him asking what was going on and wasn't anything being resolved and he said he didn't get a chance to look at it, but to give him another week and he would research it. We waited for a week and a half and again we never received a phone call. During this time we kept receiving foreclosure letters and notices. I called him back and asked what was going on and again he didn't get a chance to look at it. So, I asked to speak to his supervisor. I spoke to his super and he had me fax everything again to him this time and I did. I finally received a phone call on October 11th stating that they located my payments and that my account was short on an escrow payment. Escrow was taking my payments and cashing them, but now everything was corrected and I needed to mail in a payment today in certified funds for $2200.
I was so happy to finally get everything corrected that I didn't realize that they were asking for four months' payments when I only should have owed for three months because they returned my August payment and I still owed September and October payments. So when I realized this, they looked at my account again and stated, "Sorry for the mistake, you need to make a payment for $1964 for Aug-Oct payments and the money that was short on escrow," and that they wanted it through Western Union now, instead of certified funds. I told them I'm not paying them through Western Union because I was not going to pay an extra fee for their mistake that took them 6 months to resolve.
Unfortunately, I wasn't able to make it in time to the bank to make a cashier's check, so I had to go the next morning. Before I had a chance to make it to the bank that next morning, I received another call from Nationstar stating that there was a mistake and I only owe for the the months that I did not pay yet (Aug-Oct payments) for a total of $1649. I did mail the outstanding $1649 and I hope and pray that my account is current like they stated it would be. But seriously, how the heck can you cash three months payments and not know where it was for six months and when you do finally get it all situated, they gave me three different amounts that I needed to bring my account current. I am going to refinance as soon as I can. I will never bank with Nationstar Mortgage again. They are a bunch of thieves and they thought I would just let them take my house. They were stupid. I would advise anyone and everyone not to go with Nationstar Mortgage. The Better Business Bureau needs to get involved and their company needs to be put out of business asap.

I've had a loan with BOA for several years when my loan was sold to Nationstar last December. Since then, my experiences with Nationstar have been nothing short of overwhelming, alarming and frustrating. By far, they have been the worst mortgage company or lending institution that I have ever worked with. My first experience started with them not crediting payments when the loan was assumed and charging insurance when I owned my own, and not being able to answer a question when asked; with continuous shuffling. The latest, however, was with them wanting to charge me a horrendous amount on escrow that was unnecessary, and they couldn't explain why! I am definitely refinancing!

I wish it were different and I give them 5 stars, but then I again, I probably wouldn't write a review. Like many, my mortgage loan was bought from B of A by Nationstar Mortgage back at the end of 2011, November to be exact. I made my first payment through bill pay, which mistakenly got sent to B of A. And they will call you with automated phone calls to harass you and such, even when you are not late. Anyhow, I got it situated with B of A, and they forwarded the payment; however, there was a late fee attached. No problem. My mistake for not setting them up correctly on my bill pay.
OK so, on my first monthly statement, I noticed that the amount I owe is double what I was paying monthly with B of A. So, I looked thoroughly at the statement and discovered I was charged an extra $914.14 for something called lender-paid expenses. And under lender-paid expenses, it was listed as property inspections. I had no clue what this was or how it occurred. Since the beginning I have been on time every month with every payment. My credit is good, and I work hard to make a living. So, I called Nationstar, and the customer service reps notified me they were looking into the matter and they will investigate what this was.
I waited a week, and no response back, so I called back looking for answers. This time, I get the manager on the phone, and he says that it is an issue between Nationstar and the previous lender B of A or Countrywide, which got bought out by B of A. He informs me, as a token gesture, that this fee would not affect my credit score and that no late or extra fees would be attached to it as a sort of calming method. I told him I would like the fee taken off my bill. I ask what a property inspection fee is, and he said it is when someone comes to your home to make sure you are living there. It usually happens when you are delinquent. I said, “Sir, no one came to my home,” and “I've never been late,” etc. How in the world could this happen?
I called back a month later and the answer that I got was that my taxes weren't paid for in 2004. I said that it is impossible for taxes not to be paid and I’m still living in the house, as all my taxes, etc., are included in the monthly bill. So many months went by, and nothing was done, and no one ever called me. I finally decided to call back and ask for the $914.14 to be taken off. The lady I spoke to decided she had an answer and that she was going to let me have it and that it is my responsibility for me to pay for it without me even knowing what it was. She gave me some explanation of a lender-paid expense fee with a previous servicer that did not make any sense at all. I asked her to send me something in writing of her explanation.
A day later, I got a letter, and the letter made no sense at all. I showed it to family and friends. They suggested I go talk to someone at my local Chase bank branch to help explain it. I had a meeting set up with a very reputable banking mortgage expert of 20+ years, and she said she'd never seen anything like that. Her suggestion was to contact a local assembly person for them to look into the matter. I never really thought much about that or figured they were the right people to contact, but I did. They were not able to help and basically said that it was out of their jurisdiction to investigate. I know the problem is that a mistake(s) was made by B of A or Countrywide and Nationstar, who acts as a collection agency, buys the loan, and attaches fees that aren't ever justified. It's like me buying something at the store, and 8 years later, the store calling me back up saying I owe certain amount of dollars more for something that no one can clarify or justify. I'm sorry, but it doesn't work that way. It's wrong and it's thievery!
Now, I have a separate problem; I am having a problem. Nationstar isn't including insurance into my monthly mortgage. They claim I now owe premium to the insurer when my lender is supposed take care of this. Wow! Is there not a separate impound account that they are supposed to take taxes and insurance out of? Stay away, far away, from this company if you can. Those of us that don't have a choice, we are the ones that are screwed. Stay strong America! I have a feeling there will be more bad news coming soon from our mortgage meltdown, including Nationstar. It just seems like the whole system needs to be flushed out. There is much corruption with companies like this and the CEO's that run them because they don't have to answer to anyone. It's the system, and there is no checks and balances with these phat cats. They can rob you and get away with it because nothing can stop them. And it is wrong!

Never send Nationstar personal data unless it's via registered mail. On 9/11/12, we mailed Making Home Affordable documents in the self-addressed, stamped envelope they provided. On 9/1/21 & 9/21/12, I contacted Nationstar to find out status; they couldn't confirm it was received. I called back on 9/25/12. I was told they didn't have it. On 10/2/12, I called our Rep but didn't get a return call. I called again on 10/4/12 and was told the pkg. was not received and I was asked where I mailed it. I called again on 10/9/12 and they claimed never to have received our pkg. That pkg. contains a great deal of personal information and I relayed my concerns to Nationstar but they put the blame on us just stating we never mailed it and we should contact the post office. They didn't care at all about the loss of our personal data, so we had to do quick action to protect our accounts and work with the credit bureaus to put a security freeze on our SSNs to protect our identities. On 10/15/12, we received a letter from Nationstar claiming we didn't return the documents. The lack of concern by Nationstar and their assumption we lied about returning the pkg. is very insulting. Nationstar should advise customers of the risk of sending personal data and not assume it's the customer's fault nor should they assume they can fax the data.

I have had a loan with BofA for several years, no late payments, no problems, very happy with them. Then suddenly I was notified that the loan was sold to Nationstar. Not knowing anything about them, I just assumed they were about the same. I continued making my payments through online bill pay as I have always done. Then I started getting calls and the only voice mail was incomplete. You couldn't make out what was being said or who was leaving the message. Finally one day I called the number back to find out my account was past due. That can't be, I made a payment several weeks before. I checked my bank and sure enough there is the returned money from them. I called again and was told then that they were having troubles with their system in accepting wire transfers. I was told by them that I could make a payment over the phone that day with additional fee for phone payment. That had me enraged.
I was also told from then on, to avoid this issue, to go to their website or call in to make payment. That was a few months ago. The other day, October 9th, I started getting calls again, this time no message. I don't answer 800 numbers but after several of these calls, I called it back. Once again I was listening to the automated information saying account was past due. I checked my bank account immediately and it was showing the payment went out on the 4th as scheduled. I spoke with someone at the bank and was told they refused payment with excuse of "unable to locate." I called Nationstar and after several prompts, I finally got to speak to a human. During the phone call, I was called a liar and was told they wanted proof, documentation from my bank showing that I had indeed made a payment. They were accusing me of sending to a wrong address, putting in wrong acct. number or maybe even the bank had messed up somehow. Not once did they assume responsibility.
I notified them that they were responsible for people's homes, their largest investment in life for most and in turn their credit score and yet they are careless with the payments. I questioned them on why they can't fix their system. They are in charge of lots of payments monthly yet they can't even get the computer system to work properly. My bank informed me the payment was sent out on the 4th and returned on the 8th. The calls started coming in on the 9th. I am now checking into refinancing with someone else just to get away from these people. It is a scam they are doing and everyone should be aware of their system.

I have never missed a payment. I have never made a late payment. After 7 years of timely payments, Aurora mistakenly put "force placed" insurance on my account. They then claim they paid over $5,000 for the premium (which was five times more than the insurance I already had). I sent them proof of "no lapse in insurance" no less than three times. Then Aurora sold my mortgage to Nationstar. Since then, I get a letter every other week and I speak to Nationstar twice a week. One phone call is from the collections department, the other from the escrow department. Somehow, the customer notes do not carry over between the departments. In each of these communications, Nationstar asserts that I owe them over $6,000. They are hilarious. This is the worst lending institution I have ever come across. Oh, in my real life, I am an attorney for banks.

I have been trying to refinance my home with a local company where I live at; however, Nationstar is making this impossible. Where should I start? This company paid my neighbor’s school and town taxes for the year instead of mine. Seeing my neighbor owns 150 acres and I only own 3 is a big difference in amount. After paying her taxes, my escrow amount is in a negative standing. I have been on the phone for hours and weeks at a time trying to get my correct information put in the system to receive an accurate pay off letter to close on my loan.
After weeks of calling, hours of waiting and literally, tons of faxes not going through, they have the nerve to tell me they have no idea in their company who can help me with this issue. "Are you freaking kidding me?" There is no supervisor to speak with, and the customer service is a joke. They hang up on me more times than I can even count. They are holding my loan, so I will have no choice but to stay with them and is not happening. I really need an attorney to file a suit against them. If there is an attorney out there, please contact me.

My mortgage was transferred from Aurora Loan Services to Nationstar. Aurora was holding money that I had received from my insurance company to pay for water damage in my home. After I have fought with Aurora's lawyer for months about my money, the loan was transferred to Nationstar. Deutsche Bank owns the mortgage the last I heard. They won't release my funds and have made excuse after excuse (Aurora). Now Nationstar has it and won't tell me what my loan balances are for payoff nor will they even tell me if the insurance money was transferred from Aurora.
In reading the other complaints above, I would recommend that you stay as far away from Nationstar as you can. I tried to talk to them today and it took 4 hours of being put on hold, hung up on and then a lot of double talk and they wouldn't speak to me, saying that it was because I had an attorney. I don't have an attorney and told them this. They said they had to confirm this. I said confirm with who **? I can't believe how I've been treated in just one day and see that there is probably real trouble ahead to get my money.

Is there a zero star rating I can choose? I had the horrible misfortune of having my loan sold to Nationstar. I then deiced to see if they would be able to refinance my loan with them into a more secure loan. A 45-day loan turned into a who-the-hell-knows-how-long-this-will-take loan. I have received new documents many times already and there’s no information on how my loan is moving along. Customer service is crap! The responses to emails and phone messages are crap! Their website is crap! It’s the biggest source of frustration in my life right now!

We bought this little "fixer upper" 14 years ago. I truly loved Centex Mortgage, but "life" hit and debt built. I was one of the "desperate" that changed my mortgage to Ameriquest, and luckily after my loan was sold to Nationstar (although they were under a different name then and I looked back and realized I came full circle and I am actually back with Centex!) anyway. I don't understand all of this and wish I had legal advice. My loan should be over half paid down. No, I owe 4 times what my original mortgage was? Hello? I accept responsibility. I know where I made bad choices, but I see where I've been taken unreal advantage of. We just need to figure it out when my husband is forced into a firefighter's retirement in about 8 years. House paid off? Ain't gonna happen unless a miracle does.

I am 15 years old and my life is just crumbling down in pieces because of this company. All my parents and me were looking forward to was just to find a house that we could finally call home. We have spent more than a month waiting for Nationstar to close our escrow. My dad was so close to having a tragic heart attack from all of the pressure and tension going on. It seemed like every time we were so close to closing escrow, they made up stupid things just to push us back to where we started. We already gave our 30-day notice to this house we are currently renting. So basically, all three of us are going to end up homeless anytime this week. We have nowhere to turn. My father is not the type to show his emotions, but today is when I have witnessed something that I could never forget. Once he got off the phone with my uncle begging him if we could stay for a while at his place just until we found a place, he turned to me and hugged me and bawled his eyes out. All I could do was to sit there and cry with him. We are good people and I just don’t get what we did to deserve this. I might just be a sophomore in high school, but I know what my parents and I are going through. I don’t know what to do anymore. I feel so worthless...

I began a refinance with Nationstar in February 2012. At the time, I was told that the estimated time to close would be approximately 60 days. The person that was processing my loan at one point left Nationstar's employ and another loan processor was given my loan to process. Months went by and the progress appeared to be stalled on my loan. The loan processor would not return my phone calls or emails, and only after contacting other individuals I had worked with earlier in the application precession would the loan processor get in touch with me. And when he did, he would ask me to resubmit documents that had been misplaced. In October, I reached in a final attempt to proceed with my loan by attempting to contact the loan processor and a manager but did not receive any return call or email. Finally, I contacted another mortgage company despite losing several hundred dollars in fees and service charges. I would not recommend using Nationstar as a mortgage lender.

We were paying on a property that we fell behind a couple of months and was on a repayment plan that divided the late payments in thirds. I was to pay the payment and the third each month for six months. The company did pretty good applying the payments right at first but as the time went on, they were putting the money in a suspense account and not apply to the loan which then dropped the loan into default. Then, they would not accept any more funds except all the money owed (not adding the suspense account) plus outrageous lawyer fees, title searches, and inspection fees. We put the property up for sale in March. We had an offer for $13,000 more than what we owed and an anxious buyer. We tried to close the 30th of July and Nationstar sent the payoff for the other property we had that had been turned to them by First Horizon. We panicked thinking we were going to lose our buyer.
Nationstar wanted to wait 2 to 4 weeks for a new pay off. We were not allowed to talk to anyone in the pay off department. We had the title company doing everything they could to keep the buyers, and the real estate agents got them to hang on for 10 days and after 2 weeks, we got a written payoff balance from Nationstar. We closed the next day but the legal fees were $2,700 more than it had been calculated when we got the first payoff. We didn't have enough in the sale price and so the real estate agents, the buyer and us came up with the difference to close the loan. Then 10 days after the payoff amount had been wired, Nationstar called and wanted another $1000 more than payoff. We said we had a payoff letter and Nationstar said there was a disclosure on payoff and they did some further calculation and we owed more legal fees.
The title company tried to help and called the managers of Nationstar and they said they would write it off and would send a confirmation letter. They said it would take about 10 days for a letter. I got a call about 10 days later from a manager at Nationstar and he said the title company was stepping out of the middle and they were sending the wire transfer money back because we owed $1000 plus new legal fees. I called the title company and they had not heard anything from Nationstar and didn't ever indicate they were out of the middle of this. Nationstar lied to try to get me to send them money. They have the poorest accounting practices and agents of any mortgage company I have ever dealt with. They need to be investigated for fraud on foreclosures and payoffs.

Due to my divorce, my financial situation changed and I got behind with my mortgage payment. My other lender was understanding and as long as I continue to make monthly payment even though it's late. Since my lender transferred my mortgage to Nationstar, I have nothing but headaches. Now, my mortgage includes a monthly lender's fee of $39 for "Property Inspection". I had called to find out and they keep telling me that it is to secure the loan since I have been late with my payments. Can they do this? Instead of helping me out, they will add additional lender's fee each month to my mortgage? I have gotten tired, and with my less than perfect credit, I am left with no choice but to keep paying this extra charge. If not, I will lose my home. Sometimes I feel like I should just walk away since my house is upside down. So frustrating!

BofA sold my 8-year-old mortgage to Nationstar. Autopay was set up automatically in July 2012 (I have a print out confirming autopay indefinitely). On August 8th, their system “rejected'' the payment for unknown reason (they could not tell me why when I called and there was more than enough money in the account the payment was being withdrawn from). On the same day, August 8th, the payment went through. But because their system rejected the payment one hour prior, they turned off autopay - with no notification to me.
September rolls around and I think autopay is set up and all is okay. I receive several 800 number calls with no caller ID and a pre-recorded message that left a partial phone number and no company name or reason for the call (appearing to be a spam message). Looking at my bank account, I realize the mortgage payment to Nationstar has not posted. I called (no human to talk to after-hours or on Saturday) and I have to reset up autopay (through Western Union - what is this, 1984?) and also make the "late" payment for September with a $9.95 fee. I called during business hours. A clueless robot girl named Yesenia cannot help.
They blame the customer for their system’s faults. They are reading from a script repeating over and over, "We apologize for the inconvenience." Inconvenience? It’s more like a scam! They won't reverse the fee and deny any fault for the shut off of autopay after you set it up. I have now been on hold for 20 minutes waiting for a supervisor. I think that Yesenia, the clueless person, has tricked me into holding forever (and it will probably hang up on me anyway). Avoid at all cost.

I have had a mortgage with Nationstar for 4.5 years and am paying an outrageous 6.25% on my loan. I have applied for the Making Home Affordable Modification through Nationstar 3 times within the last year to get my payment to a reasonable amount. Every time, after submitting all required paperwork, they come back and request something additional because "underwriting" needs it. Usually, it is tax documentation, extensive banking history, etc. By the time that they ask me for additional documents, one at a time of course, at some point they end up telling me that it has been more than the allowed time, and my information is now considered outdated and can't be used. In order to be considered, I will need to apply all over again. After three times doing this, I was more than frustrated, and I gave up.
Last week, I lost my job, and so I called in again to ask what to do. I would think that if there was any time to try to work with me to get the payment where I can afford it, it would be now. However, they told me yesterday that unless I have some sort of income, I can't even be considered for a modification. Basically, they wouldn't help me when I had full time income, and now they won't help me when I am unemployed. Basically, this company is not only extremely unhelpful and unkind, but their employees are also very rude and treat me like I am the idiot for asking for help. I will probably end up losing my house because they won't even try to help me. This is ridiculous.

Nationstar is terrible. This company should be ripped to shreds! I called to get a preapproval for a property and I was given the runaround. I even spoke to the manager who after 5 calls I was able to speak with. I was told lie after lie after lie. I am so thankful I have nothing invested with this company and reading everyone else's comment saved me a ton of money!

My mortgage was just bought by Nationstar. I made several attempts to pay them before they could find an account number for my mortgage. When I finally got the account number, they had started foreclosure proceedings, 42 days after they took over the mortgage. They recorded in their system that they had spoken with me on occasions; they had not. My mortgage has $60k plus in equity. I can only conclude this is a company that is up to no good. I will be changing mortgage company fast. By the way, my mortgage has changed hands 5 other times already. Never did I have a problem or late payment until now! They are crooks, beware!

Last year (2011), I was laid off my job in November. I totally admit to getting behind on my payments. On May 16, 2012, I was served with foreclosure papers. I called the company and was told that if I paid them $2,025 that I could enter into a repayment plan for six months and my house payments would be current. I was working with an associate named Corbin. He stated that the payments needed to be in by the 30th of the month in order to honor the agreement. I paid the initial payment with certified check and have made my payments for four months. I received dismissal papers from the court and thought all was well. Payments have been made before the end of the month each month. Through this whole process, I have received rude phone calls and letters asking what my intent for the property was to which I always replied I am in a repayment plan. After every letter, I would call into the company and try to talk to Corbin. Only on a few occasions did I get through to him and no call was ever returned when I left messages, and talk with one of the customer service representatives.
On every occasion, I was told to disregard the letters and keep making my payments as I had been doing. I continued to make my payments and on September 10, 2012, I was once again served with new foreclosure papers stating my home would be sold on November 7, 2012. I immediately called Nationstar and talked with a Stephen who informed me that there were no such papers. I was not served. After much arguing with him, I demanded to speak to his manager. This person was Chad. I got the same runaround from him. Angry beyond belief, I gave up and called the lawyer's office serving me with the foreclosure papers. The woman I spoke with could not understand why they had been given our account as we were current with the repayment plan. She tried to call Nationstar but no one spoke with her. She promised to get in touch with someone and call me back ASAP.
The next morning, I received a call from the lawyer's office. Heather stated, and I recorded the conversation with her permission, the foreclosure should not have been filed and she had closed the case. She also stated that all fees incurred should be credited to my account. Two days later, I received dismissal papers from the court. Today, I received a letter stating that I owe them huge fees. I called spoke to a Rhodric and was once again given the runaround and told my loan is in default and all fees were correctly charged to me. I am beyond mad. This company acts with no moral ethics and will say anything to get you in a position to lose your home. I am now going to work with a lawyer to try to make them behave in a legal manner. If you are dealing with this company, keep very detailed records, record conversations if you are able, and believe nothing they tell you.

I am also one of the unfortunate people who had their loan transferred from Aurora to Nationstar. I was in the process of doing a modification with Aurora and my final payment was to be made on July 1, 2012 but my loan had officially been transferred to Nationstar as of June 30, 2012. First thing I noticed is that they never credit me for the last payment I made with Aurora in June. I sent in every single bank statement as far back as February 2012 showing every single payment that had drafted my account and also sent them a payment history print out I had done before the Aurora site went down. They kept telling me wait 30 days for us to receive all the documents from Aurora.
In the meantime, I continued to pay the trial payment amount. Then after speaking to numerous different people at Nationstar who just passed me around, I finally got a guy name Josh who said he will personally help me with this. I called to make my usual payment for September so as you can see this has been dragging on. He told me it is still in review. Then few days later, he called me and said the finalization paper was being sent out via FedEx. Then the next day, he told me he misspoke that the modification with the trial payments that Aurora had enrolled me in was against government law and that is partially why they are out of business.
At this point, the only thing I can do is pay the difference from my original payment amount which was $1,522 from my trial payment of $1,193 that I have been paying since April 2012. He said can you pay $1,975 today. I said no. I don't have that kind of money. He said well we need $1,975 now and 2 payments of $1,522 next month to bring you current. I told him I was in the process of divorce raising my two girls, ages 4 and 5 alone, and in the process of filing Ch7 bankruptcy. My modification was supposed to be completed by now if it was still with Aurora. It would show my account in good standing and I was going to do a reaffirmation to keep my home.
Now, Nationstar has my loan and is making it look like I am $5k behind. I feel like it is hopeless. How can they say they are not going to honor my previous company’s modification plan when I was almost done with it? Does anyone know who I can speak to that will help me get some results? This is the home my girls were born in. It is the only stability they have.

We were notified in June 2012 that our mortgage was being transferred to Nationstar Mortgage from Aurora Loan and we were anxious to start a loan modification process with them since all attempts to complete a home loan modification program with them came back empty; repeated loan apps lost, missing, resent, etc. Now with Nationstar, we are told while our loan modification is in review, there is nothing they can do to suspend our foreclosure process even though their paperwork states that our home cannot be referred to as foreclosed or even sold while it's in review. Now today, we got a notice of sale date posted on our home that our home will be sold on October 12, 2012.
When we contacted Nationstar, we were told there is nothing they can do and they don't even show a notice of intent to sell on our home. How can our current mortgage holder, Nationstar not be made aware of these issues when they are the current mortgage holder? It seems like there is communication missing and how can a loan modification take over 10 weeks and still no answer? I wonder if we will be one of the many homeowners who chose to trust Nationstar and what they have in printed form on their letterhead and hope nothing happens while our loan is still in review.

I also am part of the Aurora sell off. I received notification 13 days before the transfer was to be official, so I started doing research on Nationstar in mid June. Good thing, too. It is as though their entire "play book" is online for everyone to see. From messing with escrow balances to charging erroneous or outright illegal fees, they seem bent on putting distressed homeowners into a worse position. What a lot of people don’t realize is Nationstar is not just a mortgage company, they are also a mortgage servicer, an entity that collects payments on behalf of the note holder. The difference between the two is a servicer has no interest in anything but the amount of money it can make on servicing the loan, whereas a note holder has interest in the home itself. The most important difference, though, is mortgage servicers make money on foreclosures. Do a Google search on that and you will see for yourself. It is because of the research I did that I was prepared for what could happen (late fee for paying after the first, not receiving statements, double dipping in bank account, etc).
The best advice is as follows, please heed. Pay before the first of the month. Paying after puts you in "default" status no matter how much of a grace period there is. Late is late and they are looking for any excuse to put you into foreclosure because they will make more money if they can. Do not use your personal checking account to pay! Keep your financial information out of their hands if you can! Use cashier's check or money order and mail certified/return receipt. This is how I do it: I pay $2 cashier’s check fee at my bank plus about $5 for certified/return receipt. It has worked like a charm, so far. Check your chain of title at your local county records. If there are any gaps, you may have a broken chain of title; you should seek legal assistance if you suspect a broken chain of title! You may have a clouded title. Now, Google broken chain of title, clouded title, RESPA rights, mortgage fraud, and MERS fraud. Research the housing foreclosure crisis. Arm yourself with education. Know your rights. I already have a lawyer queued up and ready to act. It won't be long now.

Nationstar's billing practice warrants feds investigation! Without notice from Aurora (who has mysteriously disappeared - perhaps one and the same? A mortgage scam setup?), Nationstar overtook my mortgage. Now, I live on disability, have $3 more than my mortgage payment, and they claim they had permission via my agreement with Aurora - outright lie. I called Aurora when my check was in the bank to tell them to take the payment. So since July, Nationstar has unlawfully hit my account, at random, five times despite my calls, faxes as they asked, etc. even from my bank manager. This has cost me, with Nationstar's bogus charges and my bank's, at least $660 and made me late for the first time in ages. I have had to shut down my accounts since they are unstoppable.
Frankly, I do not know how to pay them as they behave so illegally. It is time for a Federal investigation before they take people's homes. I truly believe this is the whole idea. I do not have $5 to spare a month, am a single parent with a pittance of child support ($237/month) from an ex, who is a millionaire and lies about his income tax to say he makes $14K a year in front of the judges. My friends clothe my 14-year-old daughter and myself. Let's get the Fed going on this before they rob people of their homes! As I say, they hit me three times in one month and two times in another. Their overcharges caused me to be unable to pay. Now, I am afraid to because they will resume same practices. So my credit is being ruined by Nationstar.
So again, my family's home is in danger and I am unemployable though I worked from age 14, in this economy, due to identity theft already in my last business which Bank of America's fraud department mishandled to prevent an arrest of Justis **, who went on to take down two more companies, two more individuals to be wanted in three states, and who is in and out of jail. Thank you, Bank of America Fraud Department. Your inept, illegal behavior has made me virtually unemployable. I have worked despite my disabilities, created many U.S. jobs in all states as well as hundreds in Baltimore, and thousand in overseas manufacturing. I have worked since age 14 and managed companies including my own for 28 years.
To come to this, I wonder what is happening to America, that the bankers' fraud still crushes the middle class. I have a graduate degree but am now living below poverty level. And Nationstar would like to have my home and destroy my credit further than the identity theft did, which renders me unemployable. So I look like I walked away from business debt when in fact, I created six Baltimore jobs, and BOA failed to tell me my money was systematically being drained by an employee. They called and told an employee, who told the culprit, which prevented an arrest and made no restitution to me. When will the bankers be jailed for their illegal strategies?

Avoid Nationstar at all costs! Nationstar charges for online payments. They won't accept an electronic payment from my bank. Although it clears my bank, Nationstar doesn't credit my account until I call each month to find out why my loan is past due. When I do call, they are able to "find" my payment with the "I don't know why it wasn't credited" excuse. I have endured 10 months of robocalls for these issues. On one attempt to straighten this out, I finally spoke to a human, who immediately transferred me to a hold bank. I spent 90 min. on the hold bank until a new recording came on to advise me the office was closed for the weekend. Because of these issues, I fell behind in my mortgage (first time in my life). I was assigned a "foreclosure prevention specialist." After several voice mails, she won't return my calls. The phone tree is endless and it is very difficult to speak to a real person. When you do, they are rude, unsympathetic and not helpful. I despise Nationstar. I am willing to raise my interest rate if I can just get refinanced with any other company.

Lending law violations ignored - I applied for a refinance loan recently through a broker, so Nationstar was not my choice. Boy, am I glad they are now refusing to close on my loan. I had been fully qualified by them, but at the last minute when the loan was to be funded, they held it up because my income was based on disability payments both federal and private so to go ahead with the loan, they needed "proof of continuance" benefits. With my private permanent disability payments, I am sure I receive more than most of the people in their office and my income is far more secure than anyone who depends on a boss who can fire or lay them off at a moment's notice. There is no end date in my policy other than it stops if I begin to earn over $100,000 year or I turn retirement age - 6 years from now.
What they are demanding now in order to fund my loan is a letter from my doctor stating what is wrong with me and that I will remain disabled without improvement for the next 3 years. I refused to give them my medical records because I knew that was a serious HIPPA violation. They refused to fund without it. At that point, the broker sent me a private medical letter he had from a previous client where the doctor described the patients (or clients) disability and stated that this disease (a wasting muscle disease) would not improve. The patient's name was scratched out, but I could still read it as well as the medical institution it came from and the doctor's name who signed it. Having been a medical provider my whole career, I was shocked at their ignorance of HIPPA laws.
I then looked up all the latest laws and lending policies for Fannie Mae, Freddie Mac HUD and all other agencies (something the broker actually suggested I research so I could understand why they had the right to ask for this) and what I found clearly stated they were in total violation of all the lending laws in this regard. Obviously, no one at the brokers or at Nationstar had checked the laws and they assumed I would not. Granted these laws have changed as of May of this year, but even after I sent them all the laws and guidelines directly from the Fannie Mae and HUD websites, they have persisted in holding up my loan without the letter from my doctor telling them what is wrong with me and that there is no way I will get better.
All the broker did after receiving all my research on their violations of all the lending and banking laws was to offer going with another lender, but added that they will all require that same letter anyway - totally ignoring the research I sent them and not even acknowledging any of it. Guess they feel they are not only bigger and richer than the government, but God too! Of course I am filing complaints in as many places as I can, but I do fear these lenders still just do what they want to do despite their bailout money or any other laws they decide do not apply to them.
FYI: Here is just one line from Fannie Mae and the HUD rules: "Fannie Mae has re-categorized long term disability, interest and dividend income, and Social Security retirement income such that lenders no longer have to document a three-year continuance." There is much more on all the government lending laws, but all clearly showing they are in total violation, yet they continue to stand their ground as bigger and richer than God. I have reported them to BBB and HUD and should call me back. Does anyone else know how I can make a difference for all of us disabled who truly do qualify - war veterans included?

We had a loan with Nationstar Mortgage and tried to refinance since our rate was over 11%. They said we qualified for a one-year loan modification which would lower our payments about $200 a month. We were happy with that. We worked on our credit score so we could refinance. Now our year is up and not only do we find out you must wait 12 months after a loan modification to refinance but they have almost doubled our payment! Now it is $769.69 and we are told next month it will be $1104! When we tried to refinance, they now say we must wait a year and that it's legal to pad our payment for escrow shortages.

In July, we received notice from BOA that our account would be sent to Nationstar and that after July 16th, nothing was to be processed through BOA. As of August 5th, we had not received a bill from Nationstar. Finally August 12th, I received a bill and logged in immediately to pay the account. First off, the bill was late and then when I paid the account, they used Western Union to process the payment; $10.00 charge! I received my September statement and it says there is a late charge. Mind you they sent the statement for September 3 days after August, so it showed my account past due! I just logged in to check my account. I sent an additional $50.00 towards the principal in August, and they applied it to a late charge!
After 20 minutes on the phone and never getting to a live person, I called 469-549-2000 that luckily someone else had listed on here. They finally connected me to someone of which they claim that the late charge was from BOA. But no reason why it wouldn't have been on the original statement from them and that there is nothing they can do; pay the additional $16.38 for the late fee or get a hold of BOA. Luckily, Nicole at BOA was very helpful! She found that Nationstar was wrong! She had to call them and get it taken care of. Now I have to watch the account to make sure it gets processed! Nationstar, sell my loan back to BOA!

Previously I was with Suntrust. After a year of fighting with them for a modification, I finally got one. After four months or so, they sold mine to Nationstar telling me that I have to send my payments to this new bank. I started to make my payments to them and Nationstar sent all my payments back. They told me that they had no information about the contract with Suntrust and asked me if I want to refinance. I sent them the paper that they requested me, I do not know how many times. After a year of calling them and arguing always with a different person (and they do not anything and some of them are really mean), I got a modification. I made my first payment and I received a new modification contract with no note or information that the previous contract was not been validated. At this point, I got a lawyer and he told me not to sign the second contract because I already agreed to the first. Here where all the problems started. I keep making my payments, they kept returning them to me and then they foreclosed me. Now I am fighting to save my home! Any suggestion?

Our loan was transferred from CitiMortgage to Nationstar. The problem started when Nationstar would not refund to us our escrow overage. I fought for the first year and was unsuccessful but we were able to get a disbursement for the overage the second year. Now, I am trying to refinance under the HARP 2 program. I submitted my application in April 2012 when I submitted all the paperwork to a loan officer. Since that time, I have had 4 email communications with him, the last being the end of May. I wrote a letter (certified mail return receipt) complaining that I cannot get anyone to respond to me (you can leave voice messages but no one returns your calls) and received two nice letters saying how important customer relations is to them and that my loan agent would be contacting me within a week.
Today is September 7 and I am still to have any communications with my loan officer. I even called (well, I had to leave a voice mail message) the "Customer Relations Manager" that sent me the apology letter and he has yet to call me. I feel like I am being held hostage by this company. I would be very interested to hear from anyone that has had a problem and finally got the attention of someone there at Nationstar.
