I have been with Nationstar Mortgage for 9 years and it's been 1 nightmare. Unfortunately, I fell behind on my mortgage payments when my husband started having medical problems and as he is a truck driver - when work slows down that does not help either! On January 3rd 2014 a payment I sent in in December finally hit my bank. On January 4th 2014 a letter was written from them stating they were returning the payment for unacceptable payment amount. I received this letter yesterday January 21st 2014. With no payment returned.

On January 7th, 2014 my husband closed his retirement account so we could pay the past due payments and get up to date and not be foreclosed on. I paid the amount thinking I was all caught up and could breathe again! WRONG! I received a letter stating I need to pay so and so dollar amount to bring my mortgage current. Fine, so where is the payment they refused? That payment that would bring me current to February 1st 2014. On all of these letters there are different "Dedicated Loan Specialist" that seem to always be "out for the day and to leave a message." I'm still waiting for a call.

I am truly fed up with dealing with this company and am to the point of contacting an attorney as well as making a complaint with the Attorney General. If they would send me the payment they refused I could be caught up! From my point of view they are making it impossible for me to ever get this caught up and now can keep charging me late fees. I now understand why people are just walking away from their homes. I have 1 foot out the door and am ready to say "Take it!"

We started out by trying to do a short sale last Spring. When Nationstar wouldn't let the short sale go through we decided to keep renting our townhouse and try a refi. We are losing $8000 a year in upside mortgage by renting. We started the refi in August and they keep stringing us along. I finally spoke to a live person on Dec. 30th and he said everything should be ready to go within a week or so. We never heard anything so I sent an email on 1/14..... still no response. Sent another one today and got a call back this afternoon from a manager stating that they had left voicemails and emails for my brother (we co-own house together) and that with no response they canceled our refi. Are you kidding me? You only give someone one week to respond and then cancel without calling the second person on the loan. Better yet, my brother said he DID respond and left 2 voicemails back to the guy who never calls or emails us on a timely manner. I am so frustrated and really want Nationstar to pay for what they are doing to people. There is no excuse. I have spent countless hours on the phone and via email trying to get this refi to go through to no avail.

BOA sold our mortgage to Nationstar in 2013, which they acquired in July, 2013. Everything has been going along fine until this month (or the last three months). We always send in extra principle each month. At first they posted correctly with the payment on one line and the extra principle on the next line. Well this month they can't seem to get their data entry correct. We always make the next month's payment on the third Wednesday of the month so we have never been late (no late fees or processing fees have every been added). Our loan will be paid off in five months and now they can't get anything entered correctly. Every time we call we get a person we can't understand because they have off-shored their customer service. We had to ask for some who speaks English. She did tell us that she did see the correct amount we sent in but she couldn't tell us why it was not posted correctly and why we could not see our payment on the transaction history. Normally this is updated Wednesday night and has been entered correctly and already posted on our bank website.

This month the correct amount of month came out of the bank when it was supposed but they can't seem to get their website working. We asked for a supervisor to call us back and as of this writing we still have not received a call back. We have called for three days in a row and asked for a supervisor with no success. The last time we called we were transferred back to customer service because the lady that told us she could see our payment and what the correct amount was, could not explain why it was not posted and that customer service would have to talk to us. We told her we wanted someone who spoke English and guess what, again transferred off-shore and could not hardly understand them. I realize everybody needs and has a right to work, BUT GIVE ME A BREAK. They can't explain what the problem is or when it will be fixed. We pay on the internet every month. Does this mean we are going to have to drive to Texas to pay off our loan. And, oh by the way, they don't issue lien releases to anyone EXCEPT in Texas. So their website says.

Received an e-mail from Nationstar saying that I can view my account online. This has become necessary as in the name of "customer service" they have discontinued paper notification. There is only one problem: Neither link on the e-mail works and you get an error message. Neither link works going through Safari or Google directly... same error message. In short, they will not send a paper statement and their website is non-functional. B of A sold this loan to them and it has been a nightmare ever since.

We bought a condo in NJ in 2006 on a 80/20 loan that the mortgage company (Countrywide) were pushing back then. My husband used this as his primary residence until he was transferred in 2009 back to Las Vegas NV with his job. We were upside down at this time and trying to be good and do the right thing. We rented it out for over 4 yrs taking approx $10,000 a year in losses. After my husband was transferred again and I would have to quit my job and the condo dropped even more we decided to cut our losses.

We first tried to short sale with no luck. We then contacted Greentree who said we would do a deed in lieu. We owed the 1st $114,000 and the second is $28,500. The condo is worth less than $80,000. Greentree, back in Nov, offered Nationstar a 10% payoff. Nationstar ordered a BPO and requested a payoff good till the end of December from Greentree. Here we are in January and Nationstar is still ignoring everyone including our congressman who has been trying to help us. We have been given bogus phone numbers and extension numbers. No one will call us back or answer our e-mails. Greentree said they will send a letter giving them one more week or they will start foreclosure paperwork.

We are at a loss here. We cannot afford to keep this condo but we really didn't want to go the foreclosure route. We don't understand why Nationstar won't work with people trying to do foreclosure alternatives. I have not read one blog on anyone having a success story with Nationstar. They need to be investigated and someone needs to stop them from ruining people's lives... I would gladly join any lawsuit against these individuals. I was thinking about trying to modify as a last resort to help us with the negative cash flow but from what I'm reading they won't work with anyone... Did they not receive our hard earned tax dollars to help underwater homeowners? I'm so tired of these banks who caused this whole mortgage crises getting away with what they get away with... Please help us!!

My mortgage was sold to Nationstar by BOA last summer. We have not had any problems until we refinanced with another company back in November. We started receiving the annoying phone calls to make our payment and I told them we had refinanced. I looked at my account online and it was still open. I contacted the title company to see what happened. They called Nationstar and found that they had paid our taxes on 11/26/13, a little fishy since we closed on 11/27/13, and the payoff was "short". They ended up wiring back the money to my title company.

Long story short, we were waiting on the county to refund the taxes but in the meantime the account was left open and we have been charged 2 more months of mortgage, late fees, interest, etc. Nationstar has not been cooperative at all and in fact, just plain rude and unethical. I sent a complaint to the Customer Relations Officer and still no response! My title company and I have been lied to and hung up on several times. They have sent a certified letter saying they are going to foreclose on my home.

I called Nationstar Monday to see if they received the refund, which the county mailed 12/23, and was told they had not. I asked for the supervisor I had spoken to before but she was unavailable. 2 hours later she called me back to say they had researched and found that they did receive the refund on 1/7 but it would be 3-6 weeks before it was applied to my account. I told her that I received a certified letter that they were going to foreclose on my home and couldn't wait that long. She said that was a different department and couldn't help me. We have a mortgage company that we made our first payment to for January so I don't believe there is any way they can actually foreclose but we are now hiring an attorney to settle this. I do not understand how this company is still in business and I am with several others on the class action idea. I will be speaking with my attorney on that matter.

In the midst of a short sale with Bank of America, a property owned by myself and my ex-husband was without warning transferred to NationStar. We had already received HAFA pre-approval under BoA for the short sale. Our loan was then transferred to the nightmare that is NationStar in August 2013 (we began our short sale process in May 2013). At the time, we already had a signed and agreed upon buyer contract in place. We have never been late on our mortgage, but the property value is significantly under value from its purchase price at the peak of the market in 2005. Due to a job loss, a move out of state, and a divorce, and the large decrease in property value, a HAFA short sale was our only option. Since the transfer to NationStar we have encountered nothing but errors and delays and our file has been transferred to so many NationStar reps, I've lost count.

Additionally, per HAFA guidelines, NationStar has missed several important dates/deadlines due to their incredibly slow response time. Subsequently, the short sale negotiator working on our behalf filed a complaint against them for this. Do they care? No. They seem to think they are exempt from meeting those deadlines. In November, just as we *thought* we were finally going to close, NationStar suddenly informs us, our agents, and the buyer, that the property MUST be placed on Auction.com and our buyer - who already had a legally binding contract! - must bid on the property (against other cash only bidders) if he wants his offer to be considered. This was something we were forced to partake in against our will as NationStar stated that if we did not agree to this process our file would be closed and the sale stopped.

Numerous complaints later, and we were told that our file at NationStar was being "escalated" toward closing. However, we've had nothing but more delays and issues since Auction.com got involved. The buyer ended up having to increase his original offer in order to take the winning bid on Auction.com and secure the property under a revised contract and YET, still NO closing!! After this process was completed we received a message received from OUR short sale negotiator stating: ..."as of Dec 12, we were told our file is complete with NationStar...from the 12th of December, there is a max review period of 10 days." Interesting, as that review period was NOT met, and the closing date then provided to us (as well as the buyer and his agents) of January 10, 2014 has come and gone.

NOW we are being told that the Auction.com rep is saying that the "offer price" has not been met and is $61,500 over the current contracted offer!?!? I think these banks are just jerking consumers around and trying to squeeze every dime out of properties even when the value simply isn't there. How in the world Auction.com ever got involved, and where they get their market info I've no idea, but the appraisal has been finalized and came in right at the contracted amount. Additionally, it appears from every angle that Auction.com and NationStar are in bed with each other and I don't believe it can be legal for NationStar Mortgage to be profiting off the backs of everyday consumers trying to avoid foreclosure, which by this process it appears they must be, by forcing properties into a bidding war on an auction site when there is already a legally binding contract to buy in place. You know NationStar is filling their pockets somehow, or else what reason would they have to use a secondary servicer like Auction.com when the property is NOT a foreclosure nor bank-owned and they already have a legitimate offer in hand?

The Mortgage Debt Forgiveness Act to assist consumers facing short sales or foreclosures from being hit with taxes from the sale of depressed properties expired the end of 2013, so we're now unsure where we stand with regard to being taxed on a property that is severely "undervalued. " Every form and piece of paperwork has been signed and delivered by us, the sellers, as well as by the buyer and yet, here we sit still waiting - on a closing date and being given the run around by NationStar.

As of yesterday, we were informed by our short sale negotiator that our "rep/negotiator" at NationStar who has been asking for unnecessary revisions to the HUD, is "no longer there." How convenient. And, we've been told there is a 3-day re-assignment period until we can get a new rep...yet another delay in a long line by NationStar. Seems to me, NationStar is purposely delaying this process that or they're completely inept and inadequately staffed in getting the job done, which is a real possibility. Either way, the longer they delay closing this sale, the further they put us in jeopardy of foreclosure - something we we've been trying to avoid from the start.

If your loan is transferred from another mortgage company, your loan is handled by a different department. They keep transferring you between agents who know nothing about the issue you're calling about and ask you every time to verify your account information. I spent an hour just trying to fix my log-in and because my account was transferred to them, the department that has the account could not help and they transferred me back to the online experts who do not have access to my account info and they asked me to be transferred back to the second person and here we go... They have the worst customer service experience I've ever seen so far across different sectors. They tell you your call will be monitored for quality purposes and sometimes you receive an automated call to give feedback. I gave once feedback and they've never contacted me in response and they've never fixed the issues. Don't transfer your loan here even if it costs more to stay with your other mortgage company.

We purchased our home with financing through Discover Home Loans. Excellent customer service! We bought a beautiful home from a desperate seller, so we had equity starting at closing! We purchased our home October 31, 2013 and our first payment was due December 1, 2013. But before our first payment was received, we were notified that our loan had been sold to Nationstar. That's when the problems started. Early in November, Discover sent us a very nice package explaining that after our December payment to Discover, we should make our January payment to Nationstar, and Discover even gave us the phone number and our new account number with Nationstar.

Well, one month passed and nothing came in the mail from Nationstar. I called early in December and got their address and verified our loan number and payment amount in case I absolutely had to mail our payment (Don't ever mail your payment to Nationstar, judging by all the reviews they can't seem to keep track of anything you send them in the mail or on paper). I also had them correct our mailing address, for some reason they didn't have our PO box even though it was on all our Discover paperwork.

I tried over and over again during the entire month of December to get on to their website but it didn't recognize my information so I couldn't setup an account. Finally about a week into January, after our first payment due date (but before the "late fee" date) I was able to have our loan number recognized by Nationstar online and get our account login setup. The first thing I found out is that somewhere along the way, they didn't even put in our entire street name for our mailing address, and they had lost our PO box address which I already called them with a month ago! The only address they had bothered to input correctly was the actual physical property location.

You bet they know which house to foreclose! I corrected the address and then went to the payment screen so I could pay online. Lo and behold, there was a $10 fee for the privilege of typing in my own payment! I went through all the steps, even got a printed and an emailed receipt, but nowhere in our online account does it show our payment ever being received and our bank still hasn't received it for processing either and tomorrow is the "late fee" date! How much do you wanna bet that the first letter we receive from Nationstar will be a foreclosure notice! I am afraid that we will be just another one of Nationstar's "Equity Victims" and we've only owned our beautiful new house two and a half months!

After having my mortgage transferred from Bank of America to Nationstar, my job began a cost saving effort to cut overtime. This cut is understandable, however the effect of this was that my bills became a lot tighter. I also started paying towards my healthcare which really had an effect on my financial status as well. I fell behind on my mortgage. I contacted Nationstar to try to reconstruct my mortgage to where we both would be happy to keep up the payments on time. I was denied. I then filled out paperwork for the Making Home Affordable Program. A month later...... Nationstar told me that they had not received my paperwork. I was astonished.

After numerous calls over a 3 or 4 day period I finally got an associate who told me he didn't know why everyone told me that. He stated that my information was right in front of him on the computer. He told me I had to fill out a separate form because 1 page was not correctly sent. I did that. Approximately a week later I received a letter saying I did not qualify because, "Default not Imminent." A week later, I received a threatening letter stating if I didn't pay the full amount due? Foreclosure procedures would begin.

I was assigned numerous Loan Specialists.... and could never contact the specialists listed. To this day, I have never spoken to a Loan Specialist who was assigned my loan. They send people to my home although I continue to tell them I will not and am not vacating the home. I have lived here for 19 years. With 4 children. I am completely astonished by the way Nationstar conducts their business, and the way they treat their customers. Last note? I am a veteran of the United States Marine Corps, and can't believe the VA would allow such a company with a Grade of D from the Better Business Bureau. In these times... we all could use some help.

My credit was run without my permission which I believe is an unacceptable practice. After reviewing the credit he needed to check on the "type" of loan I had to insure that I could refinance. He confirmed I was eligible for refi and then offered several scenarios over the phone with different upfront fees, APR rates and terms. I asked him to email me the data so that I could review.

It was the holiday season so I did not open the rate/term options that he emailed to me and after the holidays I went to open the rates/term options but a time limit had expired. I emailed Mr. ** and was advised that he could not write the loan based on credit info and that it was the wrong type of loan. On December 4th it was the right type of loan and credit had been reviewed and offers were made but three weeks later it was not available. They called and solicited me, they checked my credit, they verified it was the right type of loan and made offers. Suddenly wrong type of loan and credit issues? They assumed my loan and I have not been late with payments and this is my primary residence. Don't call and solicit my business, make me several offers and then tell me I am not eligible. My payment is due on the 15th of each month. They gave me the runaround and said to call their lawyers. They said leave name and account number on answer machine and I would receive a package in 5 business days. I did it 4 times and never received package. So I called back mortgage company. They said they didn't know what my home was worth. I said you are lying, it's your job.

Then in September I hired a lawyer out of Jacksonville, Florida, paid them $1,850. I gave them all my information to which they promise to get my loan modification. They played me for over a year and rip me off. In that time frame my mortgage was switch to Nationstar Mortgage company. I gave them all paperwork they ask for time and time again. Every week they would say call back next Wednesday and they would have answer. They just kept playing me over until the next quarter and then I would have to start everything over again.

Now they are getting ready to foreclosure on my home. I know why this is happening because I have a lot of equity in my home. It's worth $190,000. When a lot homes were bought between 2005 and 2008 that were way above what they were really worth and people walk out. So now all these mortgage companies are trying to steal homes they can make money on to make up for all the greed on their part.

This company has, by far, the rudest representatives I've ever had to deal with. It seems like they don't have a bit of compassion for ANY type of situation that may cause hardship for their customers. Most mortgage companies say they want to resolve problems without having to foreclose because they really don't want people's properties, they want people to continue paying them on a monthly basis. I believe them. I think that is the best for both parties. I have dealt with many companies because my loan has been sold about 8 times since I bought my home. In the 25+ years I've made monthly payments, there have been about 4 times that problems surfaced that had to be resolved. And they were, with different companies in a respectable manner, that didn't include threats, undue stress or insults.

And, because of this, I was able to continue to live in my home while I fulfilled my obligation. There are many different ways to deal with customers. The best of course is to resolve problems without compromising anyone's dignity or self worth. I know there are people who just want to do the best job they can, and damn anyone who gets in their way. That works in some industries but when dealing with the public as a customer service representative, if you identify and even show empathy for their situation, offer viable options you would do yourself if in their position, and resolve problems without putting them down or angering them in any way, you may find your job more rewarding and show the company that success is inevitable.

Businesses rely on professional courtesy and so should businesses who deal with people. When you make a commitment, it should be kept. When options presented change after selected only because the original rep is no longer available, it shouldn't jeopardize an arrangement. If there are no notes in a customer's file detailing "special arrangements" made between a customer and the rep, I don't understand why management assumes the customer is being difficult. I have tried to communicate with many representatives with this company and even though all say something to the effect that it will be noted in your file, I've come to realize that this is ** and there really is no way any rep can attach anything to your file, which is why whoever you talk to, you need you to bring them up to speed on your situation.

If there was "history" the rep could review, whoever you talked to would know how to proceed. I don't know if they are acting stupid or if they really are. I've tried to get my loan modified but a lender is not likely to help you attain a modification if they think foreclosure is really the best option. You can't argue with anyone about modification because while in the modification process, you are kept in the dark about its progress. You simply answer all of their questions while they answer none of yours. When you realize you should have heard something from them, besides the daily phone messages requesting a call, left on your phone machine by their autobot, your call to them reveals that any information they collect will be used to collect a debt.

I realize I am obviously in collection by a company that is not only my lender, but a debt collector. I don't want to believe I could actually lose my home, especially now that I have limited funds to make my loan current. But making it current would make my application for modification non-applicable to the current situation. And that means I would have to start another application for a different type of modification, in a year that has been reported to be more difficult with the same company, Nationstar. So resolving problems in a positive way with a mortgage company that just doesn't care is about as likely as turning water into wine, or spinning thread into gold.

In the letter, they stated all my trial payments were made, received and applied correctly on Dec.10th. Then on Dec.11, I received Notice of Default and election to sell my house with a sale date. I called them and was told not to worry they were drawing up my contract and I should call back each week. It has been 2 weeks and still no contract. Below is an email from the seller of the property. The home is scheduled for foreclosure on January 7, 2013. My client is the buyer who has stuck in for almost TEN months and increased the purchase price not once, not twice but THREE times. The negotiator, Lauren has not returned the phone calls over the last few days and no one at Nationstar will help!

From the Seller: We have tried to contact Nationstar numerous times and have been hung up on more times than we can count. The employees we encounter are incompetent and could care less about the file. A voice message was left for the negotiator several months ago from us and we have yet to receive a call back regarding this. We are done trying to talk with them as they clearly do not want this to close as all parties have done everything required and met their demands. They have had this latest file for a week and a half and NOTHING has been done on their end.

We were told when Nationstar took over the file in JUNE that everything would proceed from the place it was at with BOA. It was almost at the closing stage when it was sold. BOA was asked to not sell the loan due to being close to closing and they refused. At this point, we feel we are being discriminated against by BOA and Nationstar. I would assume that Nationstar has a process in place for escalation of a file to the highest point and a manager, VP, President, etc. The law office needs to be as aggressive as possible in getting this done MONDAY, January 7, 2013.

My loans were sold by BOA to Nationstar Mortgage. I have a home and a rental property. The home loan was fine until they contacted me to refinance it at a lower rate with no closing costs. But they added almost $3000. to the principal with no explanation. I asked and they called it a "good faith" amount. There were other questionable issues happening as well. I did not finish that refinance. The rental loan is the bigger kicker. I had automatic payments set up to pay my principal, interest and escrow for taxes only. I paid insurance myself. In July 2013, they started taking about $250/mo. more than I had payments set up for. This drained my account so I couldn't pay utility bills. I contacted them right away. They said I needed a flood insurance policy and they placed one on the account for $2200 which I was being charged for.

I told them I had flood insurance on it and it was $465 per year. They had the policy number, insurance company's name & address. They continued to over draw my account so I had to cancel my auto-pay and now they charge me $9.95 to make my monthly payments. They have caused me to have NSF fees (overdraft). SIX months later, in Dec. 2013, they finally reduced my payments from $1050/mo to $760/mo but will not return the $1500 they stole from my account or pay me the NSF fees I had to pay the bank. I would love to refinance this loan with someone else but on 10/10/13, I lost my job due to the business financial difficulties. I made good money there but have not found another job yet. Nobody will talk to me until I get another job and then they want me to have 6 months income!

I was so happy to find out this am that I am not the only one getting screwed by Nationstar. Not that I wish this crap on anyone else but that Nationstar Mortgage are corrupt! Can you say CLASS ACTION??? I think it's time!

I inherited my mortgage via Lehman then Aurora. More than 4 years of torture ensued. We had a commitment for a short sale when they foreclosed on the property. Our buyer attended the auction and bid the price they had accepted for the short sale but they took the house. They then initiated an online auction and my buyer hit every bid. As he was topping the last bid, the computer went down and another bidder was determined to be the winner.

After six weeks, the final bidder did not perform and the bank will not accept my buyer's offer nor will they speak with him or with me. The title to the property is flawed and the listing itself is incorrect. Their actions will cost me serious damage because the property they hold is half of an estate and the sale of both properties is needed in order to close the transaction and pay off the obligations. We are still in the dark as to how this will be resolved because every question that is asked gets 2 or 3 conflicting answers. A nightmare!

I just found out that they are not a lender, they are a predatory debt collector, they buy up all these mortgages, some bad some fine, and do nothing but try to screw the owner. They will and are in the process of investigation just as Chase, BOA and Wells Fargo. They will in the end be fined millions and be made to rewrite bad loans. Now how long this will take who knows, but one thing that will help get it going sooner, just like those with BOA, Chase and Wells Fargo, file federal complaints, file one every month. It is time these predators are stepped on and buried.

We began a loan modification with B of A around December 2012. It was then assumed by Nationstar in January 2013. We have been working with Nationstar ever since to no avail. They constantly require updated documents which we provide. Then 2 or 3 weeks go by and they will request explanations which we provide. I even sent them the documents they required by registered mail with return receipt. They said they never received it. I told them they DID receive and the date they received it. They said the mail has to be uploaded. They waited 3 weeks and never received it. I finally had to send it again. Then another 2 or 3 weeks go by and they need a whole new modification package to be completed. Then they will require more documentation.

This has been going on for 11 months now. We receive written documentation from the loan processor requesting certain items which we send, and then later we receive a phone call from one of the representatives requesting something else. This happens frequently and there is no ONE person who is handling the case and nobody seems to really know what is going on with our case. I finally sent a letter by registered mail return receipt asking for any documents they need to be sent to us by mail from the loan processor, so there is no confusion, however they never responded to our request.

We constantly receive phone calls and voice mails to return their calls. When we do, it is usually someone who is not familiar with the case. They always answer our calls telling us we are in foreclosure, are x number of months behind in payments and owe them tens of thousands of dollars. When we ask them how our loan modification process is going, they don't even acknowledge there is an active case being pursued. The only reason for them to contact us is to intimidate and harass us! THEY ARE THE ABSOLUTE WORST!!!! We finally quit returning their calls as we have a mediation date set in the near future.

Assurant and Nationstar have the same address. When we contacted the insurance company it took 2 weeks for the adjuster from NC to show up. We live in GA and they have an office in GA. The insurance company paid a claim of $37110.07 on October 16, 2013. We immediately overnighted the signed check over to Nationstar and included several prepaid express envelopes. We were to hire a contractor to do repairs. We found a contractor and hired him as requested.

Nationstar claimed he had to be licensed and bonded (Even though the state of GA does not require it). We had to fire the contractor. Now the contractor claims we owe him for work that wasn't even performed (Thanks Nationstar). We found another contractor who agreed to accept the terms and punishment that Nationstar will inflict on them. Now we are at 6 months and 15 Nationstar employees later, no funds. The latest scam is that a contractor called and said that we owe them money and Nationstar said it had to go to court before they could release funds. There isn't even a litigation in process. I think we have heard every fairy tale from their employees imaginable and none of the excuses make any sense. I bought a vacation condo in 2006 in a mountain area with no home mail delivery. My main home (mailing address) is 90 miles away. I own the main home and there is no mortgage on it. My original mortgage on the condo was with Mortgage It, and after a couple of transfers was given to Nationstar. Like many listed on this site, I also had upon the transfer Nationstar insisting I had missed a payment that had already been made to the previous lender and was to be transferred to Nationstar. I had not been notified of the transfer until after the payment was due. This took about six months to straighten out. During the six months of multiple calls and faxes, I had one Nationstar agent yell at me, "I pay my bills on time and you wouldn't have this problem if you did, too!" They seem to have an uncanny knack for assuring that all correspondence from them arrives on Friday afternoon, when you have to wait until Monday to call them. They ruin your weekend with worry.

I end up making my monthly payments without the statement coupon because the statement usually arrives only 2-3 days before the payment is due. Other than the statement issue and their impossible to navigate phone tree, I had a couple of years with no problems. The worth of my condo dropped to about 1/4 of what I had paid for it, so in late 2012, I started looking to refinance using HARP. I checked multiple lenders and re-financing with Nationstar offered lowest rate and I was told by Nationstar that since I was already with them, the process would be fast. (Many of the companies I checked rates with promised 30 day processing). I called to place an application in January 2013 and an application was started over the phone. Within two days, I was sent the paperwork, which I signed and faxed back. I then heard nothing. I called in late February and was told to check back in March. I called beginning of April and was told it was awaiting assignment to a processor and to wait another month.

After calling every two weeks to a month, in July, I finally reached a female who indicated she was my processor. When I commented the loan was taking much longer than a month and that my application date was in January, she replied the application date is the date it is assigned to her, not the date you filled out and signed the paperwork. In October, I finally got fed up, called and said to cancel the application and that I was going with another company. The very next day, I was called and told the loan was approved and closing was set for late October. All during the 10 month waiting period, I was receiving multiple mail offers to re-finance my main home mortgage, which I found strange, because there is no mortgage on it. Nowhere in my loan documents or HUD estimate statements had mandatory payment for county taxes been mentioned.

I had a payment of approx $558.00 due 12/11/13. At the closing, at 7pm at night, when you cannot call Nationstar, the documents suddenly say that an additional $679.00 is being added to the loan for county taxes. I will be paying interest on that 679.00 for 20 years. I stalled the signing, called Nationstar the next day and told them I would be paying the taxes myself. I was instructed that since the taxes were due within 60 days of the closing, it was required to be part of the loan. I was given the choice of the county being paid the entire $679.00 and I would have credit toward the next payment due in April, or they could pay the county only the $558.00 and have the balance refunded to me. I said I wanted the entire $679.00 paid to the county. The official closing was 11/01/13. On 11/12/13, I received a reminder letter from the county that the taxes are soon due. I called and they had never received the $679.00 from Nationstar.

I called Nationstar, who said they would initiate an investigation. I was told by the rep that they legally had 20 hours to respond and I would get a call back the next day. I was not called the next day. On 11/14/13, I called Nationstar, and after multiple transfers reached a rep who transferred me to Customer Care. After being on hold for over 40 minutes, the line went dead (they were now closed for the day). Some Care! I did some research, and the next day I filed a complaint with the Consumer Financial Protection Agency. On 11/19/13, I received a call from Nationstar informing me they had received the complaint and asking for more info. I was transferred to the Escrow Dept., who reported my loan did not include an escrow account and who reported the funds to the county were to be paid by LSI Title Company, not Nationstar, and I was given the phone number for LSI in Pennsylvania. I spoke with LSI and was told a check for the $679.00 was being sent via UPS that day to the county. I was given a UPS tracking number.

On 12/03/13, I called the county and they had not received the funds. I called UPS with the tracking number, and they said there was no such number. I called LSI (in Penn) and was instructed to call Nationstar. Nationstar referred me to LSI in California, who gave me a different tracking number. I called back UPS, who confirmed the county had been delivered the check on 11/19/13. I called back the county, who then found they had received the check, but it was only for $558.00, not $679.00. I called LSI and asked about the difference between the $558 and the $679 and was told a check for the difference was being sent to me. On 12/31/13, I received a check from LSI for less than expected. I called LSI, who reported this was a different refund and that the difference check had been sent to the condo address (where there is no mail delivery). This is when I found out that even though all the loan documents had the mortgage as being on the condo, LSI had the loan as being on my main home and my mailing address as being the condo (exact opposite of how it should be).

They said this was the info they were given by Nationstar. This also explained why I was getting so many mortgage refinance offers on my main home. LSI immediately corrected the records and I received the difference check two days later. My latest problem is that today (01/02/14), I received a letter from the county that the deed is still in the name of MortgageIt and asking why LSI is sending them funds. I called Nationstar, who asked me to fax them a copy of the letter. LSI was very professional and helpful. Once I had made the complaint to the Consumer Finance Protection Agency, whenever I call Nationstar, the rep says, " You're listed as a special needs customer and I am not allowed to talk with you. I have to transfer you to my manager" and then the manager is super polite. So, if you want polite service from Nationstar, file a complaint!

We offered full asking price for the house. After two months of waiting for bank to either approve or counter our offer, we find out the house is going to auction!

Our real estate agent and lawyer both agree this should not be legal since the purchase and sale clearly stated the agreement between seller and buyer which does not include bringing other buyers to the table or auctioning the house off. Anyways, we have been trying to get out of this deal, but Nationstar refuses to release us from this deal and is keeping our 10,000 dollar deposit! We can only hope we get our deposit back once our purchase and sale contract expires. Very frustrating since we have found another house we like, but we can't do anything since they are keeping our money!

A few weeks back I made a post about Nationstar. Well my situation is still the same as it was before. Everybody is so rude, they still don't know what I'm talking about. Sad part is I KNOW more than they do; if they can't answer my questions they put me through to someone else. I get at least 2 or 3 letters a week that our money is once again in a suspense account. When I call to have it taken out they tell me I don't have to call anymore to just ignore the letters, YEAH RIGHT!!!!!!

So this is what I do, that's why my paper trail is better than theirs. I went and purchased a digital tape recorder, and a universal microphone from Walmart.com. They can record our conversations well so do I and I let them know they are being recorded. I ask for their name, their ID number (the reason for ID number some of the employees don't like to give out their names, which I respect) and the date. The reason I do this is in case someday I might end up in court with them I'm gonna have some proof.

After about 2 hours on the phone, I finally got a manager who still couldn't answer my question but promised to send everything into review. I got a print out of every payment Nationstar has received from me. Lord the paperwork, can't make hide nor hair of it except beside every payment it says in bold letter FORBEARANCE ...ugh....it looks like a 5-year-old typed it or tried to print it out. So I got fed up, called BOA and told them I wanted every freaking payment I had made on my home since the day I made the first payment in 2004 - I got it 2 weeks later. (The reason I did this Nationstar has lost over $3000.00 of my hard-earned money and can't find it plus I had finally got my home loan down to $119,000.00 with BOA and it's back up over $123,000.00 with Nationstar!!!!!!!!!!)

On Dec 20, 2013 I emailed the CEO of BOA and I let him know everything I have been going through, how bad Nationstar was and did he even know that Nationstar was a Debt Collector!!!!!!! Did they even investigate who they gave all these servicing rights to!!!!!!!! That because of BOA, a lot of homeowners might lose their AMERICAN DREAM OF OWNING A HOME!!!!!!!!!! Well 2 days I got a phone call which I missed because I was at work. Well I got a letter from them with a name and number whom to contact. This person is going to be my advocate. We'll see what happens.

I refuse to let this company screw me over. I have always been one month ahead on my house payment and I have never been a day late in the past 9 years on my house payment. I don't care what it takes but I will fight this company. Good Luck to everyone who has to deal with them because by the time you're done you won't have a nerve left!!! DOCUMENT EVERYTHING!!!!!!!

As well as the fact they were sent a letter by the federal government explaining the situation which was ignored by NationStar. Neither did NationStar follow their rules and regulations on forbearance of late payment. Thus I was in their home equity program and now have to go to the bank and pay by Western Union which costs an extra $13 on top of my house payment. They claim they have removed the late payment fee from my credit/which I have yet to see in written documentation. As well as they want to foreclose on my home - my house payment is the FIRST bill paid when I get paid.

I pay half of the house payment every two weeks due to the fact I have been on a 4-year pay freeze, no cost of living raise and the shutdown, plus the fact I am single on one income with FMLA issues.Their rhetoric as a company is appalling to say the least and makes an individual very uncomfortable having them as a mortgage company. My first mortgage company was EverBank back in 2010 - they were awesome - no issues, very easy to deal with. On the other hand, NationStar has been nothing but a nightmare.

With medical issues I had planned to sell and move to a first floor condo, which thanks to NationStar's shenanigans I cannot. I wish someone would do something about this company and the company who owns it out of Dallas, TX. My recommendation - seek another mortgage company and bypass NationStar altogether - you won't regret the fact you did! As well as my PMI has always been incorporated with my mortgage payment not with NationStar! Dreading tax time as NationStar has done what they please and not followed through with my past mortgage companies and PMI being enrolled in my payments. The damage to our credit is already done, we have already accepted that fact. Our house is worth about 1/2 of what it is mortgaged for and I had to take another job out of state. We have been "working" with Nationstar to get permission for a short sale for about 6 months now. Every time that we think we have all the paperwork in and correct, we get a message from our realtor that Nationstar wanted this or that or that they wanted us to resend something else. Things were held up for two weeks because Nationstar wanted a letter of explanation of why my wife (a substitute teacher) doesn't get paychecks during the summer. Just tonight, I got a call from the realtor saying that Nationstar wanted my last two paystubs... I don't know why that would matter when they have my W2s and paystubs for the last 2 years! My wife and I are seriously considering just walking away and taking the foreclosure hit. Sure our credit will be damaged, but hey, it's already damaged...

They continued to report us late to credit bureau, and repeatedly called to harass me using automated systems - they apologized, but said they couldn't stop the system. Finally in Oct 2013 they sent us the paperwork and we signed it, notarized and returned it to them. I continued making monthly payments all through this, in the amount agreed up by Ocwen. Twice they returned the payment to me, saying it was applied to the wrong account or something, but then continued to charge late fees. They said to not make payments until they straightened out the account (yeah I'm not THAT dumb!). Still getting statements saying I owe $17,000 in interest and fees.

Today they sent me a packet of papers - said that they had made a mistake on the previous paperwork and now we have to sign again, notarize AGAIN (another $20), and mail back within 5 days. in the meantime our insurance went up because of our credit scores from this fiasco. And they've charged $900 in lawyer fees. I'm not paying that. Period. I owe $280,000 now for a house worth $100k. If they foreclose it will be their loss, not mine, and am tempted to tell them where they can go shove their mistakes. Only problem, the modification only saved me a grand total of $50.00 off my mortgage payment of $4100. The whole reason for the modification was that I was having difficulty in making my mortgage payments in other monthly bills. I was barely making it from paycheck to paycheck.

When I was told that I was approved for the modification, was very excited until I heard the payment. I immediately told the Nationstar rep that this was not going to help me and that it would be a matter a time before I am back in the same situation. Not even a year later, here I am again asking for help. Unfortunately I have to wait a year before I can request another modification. I am told that there is nothing they can do for me now. I thoroughly believe that banks are not interested in helping people. I am mentally exhausted from the entire process. My only hope to get rid of this mortgage is to sell my house. I had similar concerns as others who specified their experience with the transition from BOA TO NATIONSTAR, having consistent payments then somehow Nationstar screwed up my record, made my payments delinquent b/c of bookkeeping, confusing me by telling me I qualify for refinance when I'm trying to get modification at that point, never call me to clarify when else is needed. Assigned rep NEVER calls me or send appropriate communication regarding update, then finally tell me online, by my account of looking on my own, no mail, no email, no US mail saying I'm not eligible and the paperwork they should be reviewing is a month later than the paperwork they declined me. So I'm confused again because payments are up to date again but my other bill is a challenge with this mortgage, value of home went down and I need help! So, one of my biggest questions is "Does Nationstar really own my mortgage or do they NOT KNOW who really owns my mortgage and is one of those banks holding unknown holders of mortgages." Is this part of the confusion and do Americans own my mortgage in Their pensions as well as other ways because of the home mortgage SCAM that no one is being charged for?

This is so criminal b/c the banks appear to support the scam more than the average consumer who is too small to fight Wall Street home mortgage scam! Where is the real help for modification help? They don't want more regulation but they want to continue to screw up the system to double bind regulation and give the appearance of helping yet pushing people to walk away from their mortgage to make more money on their home by selling it. I know that's capitalism but it is cruel and it is losing the focus of what we really stand for as as country and that includes being a caring ethical capitalist country! We paid our mortgage off on Nov. 8, 2013 and I requested a letter from Nationstar that it was paid in full. I called 7 times since then and was told that they will send one. We have never rec'd it. I called our recorder of deeds in our county and I was told that they never rec'd a pay off letter either. I was told by them that Nationstar has 45 days legally in PA to submit one which they have not done as of today. I was not by our county that I should keep on Nationstar until I receive the letter. I called Nationstar today and they continually give me the run around. My husband and I are retired and felt so proud that our house is paid and we have no proof that it is paid. If something would happen to us, our children have no proof the house is paid in full.

Please listen to this complaint and hopefully this mortgage company can be held accountable for their practices. Our mortgage was sold to this company. We started with Countrywide and then it was sold to Bank of America which we had no problems. Since Bank of America sold it to Nationstar, it has been a nightmare.

Our torture from Nationstar began in February of 2013 and continues on an almost daily basis! We have been trying to do the HAMP loan mod with them since then. They told us we do not have to send in payments until the modification is secure as we have a discharged bankruptcy on the loan anyway, so it wouldn't even show on our credit as paying the loan, which we did for 3 years after the bankruptcy. We have sent every piece of documentation to them over and over and over again only to be told we were missing one form or another. I finally decided to send everything every single day for a week straight documenting on each fax that this was day 2, day 3, day 4, etc. Until I finally received an email stating they had all the documents necessary to begin the HAMP loan mod. They then instructed us that we were approved and to send in 3 trial payments of $1228.75 by the end of the month.

We sent out the first check. I kept calling to see if they received as it was not cashing. They of course said they never received it. I sent another certified mail, they sent that check and the previous one back to me, then said to obtain a certified bank check and they would reinstate the 3 trial payment period. We did so. Then proceeded to send the next 2 on time payments which they cashed. Now they send a denial letter for loan mod because we defaulted on the payments.... Now remember, they sent us back the first TWO checks we sent them ON TIME and made us send a certified bank check stating that they knew it was past the date they required it by, but would reinstate the loan mod trial period as they were unsure why our other checks had been returned to us uncashed! So now they are saying they want PROOF of all the checks they cashed that we sent to them...

I believe it is only a matter of time before someone is knocking on our door and throwing my family out on the street! They are stalling and making it look like they are working with us, when in reality they are trying to keep us hopeful. We will not walk away quietly! We have lived here over 15 years and always paid on time. Things got very tight with money and like 99% of this country, we are having a hard time keeping up with the bills. Sending our kids to college someday is out of the question and wondering if we will even have a roof over our heads at the end of the day is beyond stressful! My kids do not deserve this. We work so hard to give them a good life and Nationstar is sucking the life out of us, literally!!

I had my mortgage sold from BOA to Nationstar. I have two huge issues. First, I paid my accounts with BOA online every month so Nationstar has lost two payments to BOA that were not transferred over so they were going to put my house in pre-foreclosure based up on those two payments. I contacted bank to get copies of web payments not enough for Nationstar to catch up account. They stated I needed three types of paper work to prove I paid them from the bank. Ok this was fedexed to the Dallas office and it is 6 months later and not one word and my account still looks delinquent. They are RUDE, not helpful, when you can actually get a person to answer...

Meanwhile, late charges credit being affected are not any of their concern they stated. My house was damaged by the tornado which at the time my mortgage company was BOA, not Nationstar and they will not honor original estimates and they are stating I will be put on probation/monitoring for a Tornado hitting my house and causing damage. Wow... a just all around HORRIBLE company and I am going to sell and pay them off and will never use them again ever.

On Feb 15, 2013, I lost my home to a fire. It was a total loss. Nationwide Insurance cut a check to me and Nationstar. That was the start of the nightmare. Getting the funds from the bank has been an impossible route. They give you a simple six page form to fill out. At least you think it is simple. They require it to be faxed in, no PDF allowed. It takes seven days for someone to look at it, and it is never the same person twice. They reject it without looking at it. They tell you nothing. When you call to find out the status of any payment, it takes at least 40 min. to get an answer of "you filled out a page wrong". When you correct it, "FAX" it again, it takes another seven days for someone else to look at it. When you have waited at least two weeks without a call back and check, they say "another page is wrong".

Any reason that I was not told this the first time? Sorry. Correct the papers, fax them again, and wait. The next agent, with the next excuse. This continues on and on with each contractor. Do you know anyone who will do work on a fire damaged house without money up front? Neither do I. After nine months of this game trying to get money for the Architect, clean up crew, Dumpster carting co., concrete co., excavator, framer, etc. I think I broke the fax machine with the amount sent. The insurance company got upset that we had not started work after 10 months. I explained, gave them permission to contact the bank, the insurance company "Nationwide" stepped up to the plate. They gave me an advance on the contents without paperwork, said use this to start the house and hire an attorney to sue the bank. I said, "Really?" They insisted.

I have gotten some of the money from the bank, about 80,000 out of the 475,000 that I need to rebuild. The last letter I got 12-24-2013 was a check for 10,374$ stating that this was the last check to be given until the house is complete??? How do I do the other 385,000$ in work without any more money. Now I have a house shell, living in a trailer that the insurance is taking back in Feb. 2014, and no more money to continue. I am not asking for any money to me, just to the contractors so they will work. Merry Christmas from Nationstar. I hope my lawyer can work this out before I go insane.

My mortgage was sold to Nationstar by Bank of America in July of 2013. This month, I called to make a payment by phone when they told me I am 2 payments behind. These payments were from the months of August and September. So the process begins. I had my bank fax over the copies of the checks showing that they had cleared. Nationstar then tells me the copies of the checks is not sufficient evidence, that they needed a copy of my entire bank statement from December back through August. My bank has faxed over my entire bank statements, and now nobody will return my phone calls. They have hit my credit twice for delinquent payments that they have proof were never delinquent. I've never missed a payment in 9 years and since working with Nationstar they say I've missed 2.

Now that my credit has been hit twice for delinquent mortgage payments, no bank will work with me. At the end of the day, I plan to get a lawyer and have this fixed. I've never been so disgusted with customer service and being bounced from person to person and nobody knows what's going on. I advise everybody not to work with Nationstar. If you end up with Nationstar, please get a new mortgage company as soon as possible. Damn you Bank of America for selling me out after 7 years.

When I contacted them they said they could not reverse or return the money to my account, they could only mail me a check which would arrive in 7 to 10 days. The payment was for 1600.00 dollars. I had to borrow money to make up for the loss. When I asked to speak to a complaint manager, I was told they didn't have one, I would need to write my complaint online. After 10 days, I called to say check had not arrived. I was told it was 10 working days and should be there that day or the next. It did not arrive. I'm a realtor who is dealing with nothing but nightmares with Nationstar. I list the property on the MLS with open houses to get the best offer. After 4 weeks having my file in equator, I got a call from Auction.com. I was told from the Nationstar it's the investor guidelines to sell with Auction.com. Then I informed the buyer agent what's going that banks refused their offer and they need to make an offer through Auction.com. As a realtor, it's really not fair to agents who work hard to get their clients' houses in the crazy market. I don't blame any realtors when they get bad news as it happened to me.

After having the property bid on at Auction.com, I got a call from the winning bid. The property was marketing with not information the property had a 2nd mortgage and past dues HOA. Nationstar is charging a 5% premium after the winning bid. I called Nationstar, said why did you not disclose the junior lien holders and the HOA matters? The answer said that the buyer should do their homework before making a bid. They said cash offers only. The 5% fee goes to Nationstar, not to the auction company.

I asked the bank to do a HAFA for the seller relocation money to find a new place to rent. The only way this will stop when Nationstar goes away. No questions Nationstar is the next Enron. It's very sad when a homeowner can't get house. As an agent you want to do the best to work with other realtors let buyers get a home. The fact that Nationstar does not disclose from the beginning to inform all parties. A BPO and appraiser came out. The buyer offer was over the value. Nationstar said, "Well, you get your commission, why do you care who buys the house." I informed Nationstar you have a legal binding contract and why did you wait after the offer after it was just over value price. It's very sad how Nationstar is getting away with murder. As a realtor, I will not lose my license for Nationstar lying to the public. End of the day, the winning bidder walked away and the property has been on the market for 6 months.

Oh and did I mention the fact that in the middle of all of this, they made my mortgage payment higher, which I clearly cannot afford!!!! That is why I need to refinance!!!! My mortgage was transferred from Bank of America to Nationstar and it has been a nightmare ever since. For the months of September and October, my additional principal payment was changed to an extra mortgage payment, meaning extra interest going to the company instead of my principal balance, $125 to be exact. They got the payment and additional principal correct for the month of November but went right back to allocating the payment wrong for the month of December. I'm afraid that people that don't pay attention to their transaction history are being cheated out hundreds, maybe even thousands, of dollars that they think is going to knock down the principal on their mortgage when it's actually being pocketed by Nationstar as interest.

I recently put in a contract to purchase a short sale home, the mortgage company was Nationstar mortgage. The homeowners were still living on site and had signed over all decision making to Nationstar, although they were required to sign all paperwork on our offer. The contract was all signed and earnest money was deposited. The Contract stated they had 10 days to review our offer and accept or counter, if the contract was accepted we agreed to close by 1/7/2014. We were contacted by the real estate agent stating Nationstar would be "vetting the value" of the home, the agent had no idea what it meant. The agent said Nationstar told her that it would not cost us anything and would be completed in a few weeks.

Next thing we know the house is listed on Auction.com and we are informed we can stand by our current offer or go to Auction.com and bid. If the bidding went above our offer and we did not bid the home would go to the highest bidder. Nationstar set the list price of the home, we offered $5,000 less than the listing price and they cashed our check and then auctioned the home. The auction closed at $15,000 above our offer price. I did not feel the home was worth more than the price we offered. So, we have lost the home. Our agent told us in the state of Missouri it is illegal to bring multiple offers to the table to the seller at one time. Nationstar has found a way around this process by "vetting the value process". They kept our offer in hand while pursuing other offers by auctioning the home. I have no recourse in the matter, the house is gone and Nationstar cheated us by their process. I would be cautious in purchase of homes if Nationstar is the mortgage company, if this is their new procedure you will lose.

I lost my job in February 2013 due to a "Reduction in Force" but because I had a severance package and monies in a 401-K I was able to keep my finances in order until September. I am 60 and had been continuously employed in the same profession for 30 years. In that time I have had 3 different employers and had been with the last company for 18 years. When I started searching for a new job, I found out it was a lot harder than I remembered so when I got a call from a broker who was representing Nationstar, my current lender, telling me I could refinance my home for a much better rate I went for it. I was really surprised we were eligible because I was unemployed and my wife's gross income couldn't even cover the mortgage payment but we got the new loan.

Starting In September we could no longer cover the mortgage payment and I applied for the HAMP program. On October 8th, we received an E-Mail from Nationstar stating, "Your loan was not eligible for HAMP because we have the closing date of this mortgage as 5/25/2013, right now we are in the process of applying you for a in-house Fannie Mae modification and require that you send in the supporting income documentation." I sent them the documentation on October 13th and sent a number of E-Mails asking if they had everything they needed. I didn't receive any replies to my E-mails so I called my Foreclosure Prevention Specialist and he confirmed that Nationstar had all the documentation they needed to proceed with the modification.

We didn't receive any correspondence until November 8th when a letter arrived telling us we had a new Foreclosure Prevention Specialist. About a week later, I looked up the status of our application and it said "10/24/2013 NON-HAMP MISSING DOCS LETTERS". I had two reactions - 1) Shock that we never received anything from our "dedicated" specialist saying we needed additional documentation. 2) Concern - What NON-HAMP LETTERS are missing? In addition to the HAMP documents I had already sent: 30-day consecutive pay stubs, 2012 tax returns, 2 months most recent bank statements, Any Award letters for benefits received and most recent proof of receipt (if direct deposited circle on the bank statements).

I wrote an E-Mail to my new Foreclosure Prevention Specialist asking what else they needed and also attached the documents I had already sent. I didn't get a reply so my wife called the HOPE line and the counselor called Nationstar. We couldn't reach our dedicated Foreclosure Prevention Specialist but spoke with another Foreclosure Prevention Specialist who told us they needed copies of a 1099-R we received for a 401-K withdrawal from August of 2012 and a new UBA form. I sent both on November 20th.

Of course we didn't receive any correspondence from our Nationstar SPOC but on December 5th we received a letter. It said "we are missing the following required documents: Two pay stubs with year to date earnings within 90 days, TWO MONTHS OF BANK STATEMENTS TO VERIFY DEPOSITS, IRS W2 or 1099, Award letter of benefits statement. I had already sent them pay stubs and my unemployment monetary determination three times and the 1099-R once. I called them and although I couldn't reach my dedicated Foreclosure Prevention Specialist, I spoke with another Foreclosure Prevention Specialist to find out what was wrong with the documents they already had. They said the unemployment monetary determination doesn't show receipt of the monies so they wanted proof of the deposit.

I had included the Social Security payments we get for our grandchildren on the UBA form and they wanted proof of the income. They also said the 1099-R had the wrong code in box 7 and requested I contact the financial institution to have it corrected. I called the financial institution and they said the 1099-R was correct so I called Nationstar back and spoke with another Foreclosure Prevention Specialist and explained the situation. She said to write a letter explaining that different rules apply when you are older than 59 1/2 and withdraw money from a 401-K and that the code in box 7 was correct (I included a copy of the IRS instructions).

In looking at the request for documentation I realized I had missed the Social Security award letters and proof of receipt of unemployment so I am responsible for not sending all the documentation back in October. My concerns/issues with Nationstar: 1) How could they refinance a mortgage when the primary borrower's salary doesn't cover the cost of the monthly mortgage payment and the secondary borrower is unemployed?

    2) Most people aren't familiar with the Loss Mitigation process and the details of the required documentation plus having financial problems where you can't pay your mortgage and could lose your home causes a lot of emotional stress that makes it difficult to think clearly. They assign a dedicated Foreclosure Prevention Specialist but as my experience shows some of them don't respond to E-mail and are impossible to contact by phone (The correspondence and web site show the specialist's extension but when you call the number there is no option to enter an extension). It is extremely difficult to find out what issues are holding up the application process.

    3) The process to upload documents is very cumbersome. The size of any individual file may not be greater than 512 KB and the total of all files combined may not be greater than 1,024 KB total. A maximum of 10 documents may be uploaded in one session. If you need to send more than 1024KB or more than 10 documents you have to log off and then log back in to a new session. If your documents are in PDF format you might need PDF editing software to modify them to conform to the restrictions. You do have the option to FAX or Mail them but in my case time is a critical factor because Nationstar referred my loan to an attorney . They did it less than 30 days after we applied for HAMP when we were 2 months behind on our payments.

I was working with a very nice young man in the Greensboro office for a reduced payment modification since my professional architectural business had gone from 33 projects to 2 very small unsustainable income projects. So, I went into default unbeknownst that BOA had converted my Mortgage to a 2009 Commercial Series Certificate and sold it as part of a package deal called Residential Mortgage Backed Securities.

Also, soon after my mortgage was commuted to California, I discovered that Bank of America had been freely handed 85 BILLION DOLLARS by Mr. Paulson with the Bush Administration to pay off Troubled Assets (TARP - RP stands for RECOVERY PROGRAM). To my amazement through a petition I filed that none of the entities (I have the list) that received literally bales of money were required to provide a listing of their so-called Trouble Assets. By this discovery, my mortgage had been twice paid off to Bank of America. Yet, it had become obvious to me that BOA wanted to foreclose my property along with the millions of others who have been or will be foreclosed. Some just do not know it as current BOA Mortgagors on the recycled foreclosures, but in a short time, they will be foreclosed as is already happening within 4 to 6 months in the area where I live.

On Page 107 of 196 pages of Form 10-K BOA filed with the Securities and Exchange Commission, they provide a list of gobbledygook invented controverted financial definitions in which its modus operandi is laid out. One such is called the OAS Spread which essentially means they take the asset at a demised or foreclosed deflated value and hold it for a spread of time that allows it to re-value for them to sell at the higher market price. Back to Nationstar's entrance into the world of Banking Theater, Bank of America commenced foreclosure proceeding against me around 2011 (I have the definite time). So, after having discovered the TARP shenanigan that Mr. Paulson, Bush's Secretary of the Treasury pulled in cahoots with Bernanke and Jamie Dimond, as he boasted to Charlie Rose on Rose's 1:00 a.m. Public TV Show, I filed a Pro-Se Petition requesting confirmation of my home having been paid off or not paid off with TARP money.

Thereupon, there were no records letting Bernanke and Paulson know what echelon Trouble Assets were to be redeemed. Thereafter, from the right wing of the theatrical stage enters, not Macbeth, but U.S. Bank represented by some erstwhile Law Firm that wound up being prosecuted by the U.S. Attorney General for some "put one out of business crime". Afterwards, another Law Firm out of Tampa, FL entered the picture representing U.S. Bank as the mystery player from Lady Macbeth’s closet. Long story short, the new Law Firm and I went back and forth with Motion after Motion to the Court in Jacksonville, Florida. The Attorneys in this Law Firm were unusual - courteous, respectful, and communicative. Its very respectful and professional Lady Attorney and I jointly appeared before the Court Judge and agreed upon foreclosure terms. However, Bank of America had unwittingly transferred my Mortgage, as a Commercial Certificate to Nationstar while the Tampa Law Firm and I were reaching a mediated agreement to which U.S. Bank, the Certificate Holder's Trustee was in agreement.

I had made the Tampa Law Firm and U.S. Bank aware of a HUD approved Loan for a Reverse Mortgage subject to IRS releasing a general lien against me (another tragedy of errors). Around mid July 2013, I advised the Law Firm that I had received an unexpected notice from Nationstar that my Mortgage had been recorded to it during the first week of July 2013. By then, I saith, "Oh hear me, Macbeth , what the "H" is going on in the Bank of America Kingdom and when did the King decide to slip its fickle finger in the plum pudding? After all, we were scheduled for a foreclosure hearing on 26 August 2013 whereupon this knave was more dumped than Robin Hood on the footlog with Little John." Oh, but to my rescue cometh Nationstar with their welcome arms open for a HAMP in the event my Reverse Mortgage did not materialize on or before 19 September 2013.

At the hearing on 26 August 2013, the terrific Lady Attorney and I appeared before the Judge and reached a foreclosure agreement in the presence of Nationstar's previously unknown and just employed local Representative. The agreement was conditioned upon my either concluding the reverse mortgage or reaching agreement with Nationstar on or before the sale date of 18 December 2013. Just before 19 September 2013, I obtained a HAMP Application package from a very cordial young lady with Nationstar who said she would take my Preliminary Pre-Qualification Application by my answering a number of pervasive questions on the telephone. She advised that it would be easy for me since I seemed to have all of the necessary information. When I advised that due to an intermittently long heart condition illness, my 2010 Tax Returns were the last ones filed. However, I had extended my filing time and pre-paid estimated taxes.

She advised that this was fine since their instructions said "current or the most recently filed returns". On 7 October, I completed the Application with all requested additional documents attached. About 4 or 5 weeks later, I received a response indicating that I needed to submit additional documents including a P&L Statement for which I had been initially told that an IRS Income TAX Schedule "C" which is the IRS' P&L Statement would suffice. Now, not so. I was also advised that my 2011 1040 and Schedule C Returns would suffice as the most recently filed returns. As of today, that is not acceptable according to another person. I was advised to submit this additional information on 11-19-13 by letter or by FAX. It was sent on 11-19-13 by FAX from Copy Max Center. Thereafter, I did not hear anything even though I was leaving telephone messages for one of the 3 or 4 different Single Point of Contact Persons that had been named but could never reach. Nor, could I speak with a person named ERIN who was supposed to be in charge of processing my application and subsequent submittals.

Additionally, I FAXED letters to the Local Representative, spoke with him personally and referenced one of the earliest Letterhead Letters which states that my home would not be sold during the HAMP review process. In response to my question by telephone to the local Rep as to what was being done, he indicated that they were not concerned about the soon arriving Sale Date of 18 December 2013 because they would rescue the situation at the last minute. After still not hearing anything from my FAXED inquiries, I called another SPOC by name. Voila!! I got someone else not in the Texas Office at area code 214 which I recognized from years of designing shopping centers throughout eastern Texas but in Indiana named Nicole ** instead of Karen ** in Texas. After Ms. ** assured me that I was at fault for not having submitted the P&L which they wanted but could not furnish their form and had agreed verbally that the Schedule C would suffice, she continued to goad, provoke, condescendingly insult, and tell me that I had not submitted materials on 11-19-13 as requested and that my Application had been cancelled due to lateness of the submittals and due to 90 days having tolled (first I had heard).

So, I asked when was my Application cancelled and when were my documents late since I had a receipted transmission from Office Max. Well, she did not seem to know. Whereupon, I kind of lost it and asked her why the hell she did not look it up on her computer record right in front of her. She then came back and said, "Oh, I am sorry, it was cancelled on 9 November 2013 and the toll time is 7 January 2014." So, I then asked, "When did you receive my 11-19-13 FAX?" On the morning of 20 November 13 when the Office opened. But then she argued that I had not submitted an IRS Form giving them permission to obtain my IRS filings. So, three times, I told her that in lieu of the Form, I had submitted my IRS filings to her. She persisted until, I again said some pretty harsh language about paying attention and being treated like a dumb **. But, then, in a very insultingly patronizing voice, she says, "But I am your friend and I am on your side."

Afterwards, she then persists with the argument that the IRS Schedule C is not the kind of P&L Statement they want despite it providing the same bottom line information. So, again, I asked for Nationstar's Form? Voila!!! They do have one which she will e-mail me and I can get it back to her personally tomorrow by PDF, which I had been told previously they did not accept, on 11 December 2013, at her personal e-mail address. She asked that I also e-mail the PDF to ** and to also FAX the P&L to both of them. No need to guess what. As anyone who has dealt with this deviously, purposefully malfunctioning, malevolent operation, there is a different story from each of them. No doubt, it is my design. I e-mailed a PDF and FAXED to both. Thereafter, as requested, I called for her or for **. Neither answered. Instead, a very condescending young man named Kyle answered and advised me that the last thing they had were the alleged wrong documents that they received late on 24 November 2013.

So, here goes another 30 minutes of accusations that submittals were mistaken, the documents which they sent advising that no sale would be made during HAMP evaluation did not say such, that my Application had been cancelled as Wilson said on 9 November 2013 and that my house would be sold this coming Wednesday, 18 December 2013, goodbye, have a nice day. How much more condescendingly gratuitous could anyone be except a scripted theatrical actor of far less believability than the oafs in Macbeth? To really make matters worse for BOA and their Stepchild, Nationstar, after the foreclosure hearing, the Senior Attorney in the Law Firm that represented U.S. Bank for the foreclosure, apparently had a pang of conscience and initiated a Motion in behalf of U.S. Bank asking the Court to rescind the Sale of my Property.

The Motion went to a different Judge, the same problem as with BOA and Nationstar, who was apparently absent, so his Secretary stamped the Motion from the Plaintiff seeking the foreclosure as being "DENIED" with a promised confirming Order from the Judge the following day. No hearing, no notice to me as the Defendant, nor any other action that would have provided "due process". It is my hearsay understanding that the Florida Governor has directed the Courts, by what authority God only knows, to expedite foreclosures in Florida. One of my Sons is having a similar problem with BOA wherein his HAMP was being expedited by NACA, a Government sponsored expediter. According to my Son in a telephone conversation with a NACA Representative on 10 December 2013, the Representative commented that Florida Courts have a reputation of screwing people. My experience indicates that it depends on the individual Judge.

To say the least, these Government sponsored Home Loan help programs are not being implemented as smoothly, efficiently and courteously as any reasonable person might expect. Eric Holder's enemies are being funded undoubtedly by these big Banks since he had the courage to sue them. As a matter of publication, his suit against Bank of America as joined by several State's Attorney Generals resulted in over $300,000,000 having been sent to the Attorney General of Florida. It is my understanding that not one penny has been dispensed to homeowners who were victimized by BOA for those initial misdeeds. The problems with BOA is similar to a person having been caught standing in a piss ant bed. One is stung a thousand times before they know it. Their protégé, Nationstar is a clone with a Texas bull riders YEE-HAW scream while B.S. flies from the south end of the bull.

Nationstar bought my loan from Bank of America. I held a perfect loan payment record for the duration of my loan from the beginning. I was never a day late. I sold this house and the title company sent the payoff. The next month, I started receiving call from Nationstar. The reps tell me my payment is late and want to know when I'll be sending a payment. I have told each one the house was sold and the payoff sent.

I contacted the title company and obtained a copy of the money wire documentation, which I faxed to Nationstar along with the contact information of the title company agent who offered to be their contact if they needed more information. I continue to receive calls from them daily as late as 11:00pm. I finally filed a complaint with the Consumer Financial Protection Bureau!

Very upset with Nationstar. My mortgage was originally with Bank of America for 9 years was never 30 days late. The account transferred to Nationstar in July 2013. We missed our November payment due Nov. 1. We submit the online payment on Nov 29th (Friday) from my bank account. The payment is received on December 2nd which was a Monday (next business day). They reported me 30 days late. I called to explain that in the past BofA would post Friday same day but I guess since it's Nationstar it went out the following business day. I called and they said there is nothing they can do. Clearly unacceptable as they can see what happened and should adjust as the 30 day late is not reflective of what happened here. I am escalating this further and clearly would never recommend this company to anyone!

I literately spent 2 full days on the phone trying to demonstrate that I wired a payment directly to their account (as instructed by one of their customer service supervisors). After a back and forth from them stating they never received the payment while I showed funds were removed from my account and wired into theirs (we use the same bank). The bank manager was beside himself on why they could claim they didn't have the funds but I still had to prove that the funds were wired.

I faxed over a copy of the cashier’s check and the deposit slip only to get an email claiming this was not sufficient proof. When I called to inquire on what was needed to clear this situation up, I spoke to 5 different people to which the last person told me… "If it was me, I would just resend what you already faxed over." At this point I still do not have a resolution and am looking at trying to switch the loan to any other lender even if it means I have a large monthly payment.... at this point I would take double my monthly amount!!

They are saying we are behind when actually we are one month ahead. They are also saying we owe $2000.00 in Escrow but by our paperwork through BOA we are ahead. I have cried so many tears over this situation. I feel like we are stuck between a rock and hard spot. When I questioned Nationstar about the "Truth In Lending Act" the gentleman I was speaking to told me that Act does not apply to loan servicers like them because they aren't creditors. I was with GreenPoint Mortgage when they sold my loan to Nationstar. Everything was going fine until the bubble burst and I was having trouble making payments but I would always make a payment. They told me to do making homes affordable. I did receive it and was making payments regularly. I fell behind in 2011 when my tenant hadn't paid me in 6 months and I had to pay a lawyer to evict her. I was behind 2 payments. It was 2 weeks before Christmas. I called Nationstar and spoke with David, I was trying to make a payment over the phone to catch up in all payments. He wouldn't take the payment and called me a liar. Unbelievable!!!! He said lawyers had a payoff and gave me a number.

I called the lawyer and they didn't have me on record. They said to call back. I did and miraculously the next day they had my info. They had tacked on lawyer fees but the lawyer said they couldn't charge fees because I was paying within a time frame and I was Fannie Mae so they couldn't charge a fee. I sent the lawyer a cert bank check cert mail. The lawyer sent it to Nationstar and emailed me the FedEx tracking. In the meantime Nationstar went into my property, changed the lock and winterized my property!!!!! Then Nationstar never applied the check I had sent.

I had to go to Wells Fargo, cancel the cert bank check and resend another. Again they tried to tack on more fees. Their own lawyer said he'd never seen anything like this!!!! Finally they accept the check and guess what, my reinstated loan should have voided all the lawyer fees but they've put them back on PLUS fees for winterizing my home. Unbelievable, isn't it against the law to break in and ruin someone's home that is not foreclosed. I feel so violated by this poor excuse of a company. Why are they not arrested, they are white collar thieves and judging from all the complaints they are apparently above the law. Since reinstatement, I've paid on time minus their fake fees and this month I just checked my statement and they have their website stating I'm 1 month behind. I wonder if they will break into my house AGAIN????

This is very, very illegal after I did some investigation and Nationstar is doing it to lots of people who don't know better.

8 months later, they took over my smaller loan, however kind of forgot to tell me. That is until people I haven't talked with in years tracked me down saying debt collectors are after me. What a nightmare this has been, considering before this I was (well still am once this gets cleared up) a perfect credit loaner. These people are crooks. Additionally, my husband commutes. He commutes out of country to Canada which is 3 hours from our home. He also has an increase in salary since our first loan modification, so we applied again.

I started the 2nd loan modification Aug. 8, 2013. I received a letter of Foreclosure, dated Nov. 8, 2013. I have been told by Nationstar reps that while I am in the process of a loan modification, I am assured that Foreclosure proceedings will not be initiated by Nationstar. I have been answering their emails and phone calls requesting information to inquire about our financials, and have cooperated with Nationstar every step of the way. Additionally, I have called Nationstar to find out WHY a Foreclosure has been submitted. I have contacted the Customer Relations Department. I have left messages via phone and email with my Point of Contact assigned to me by Nationstar. It has been 2 weeks, and I have not received a response from Nationstar.

To follow the procedure on the Letter of Foreclosure from the Trustee, I responded IN WRITING to them within the time frame given to me. I need advice on what to do next. I want to keep our home. The communication from Nationstar is very poor. When asked for information from me, I do not always get an accurate request. For example, this last request they asked ME for my tax return information, when in fact, they needed my HUSBAND'S. The point of contact from Nationstar asks me for the information by phone, I am writing fast and furious to get everything written down accurately. Come to find out what he asked for wasn't even accurate. It is frustrating because I am trying to provide what is being asked for. Who do I contact to complain about Nationstar?

I received my final payoff statement on Nov. 25, 2013 and is now $58,861. Then the loan got transferred to Nationstar Mortgage. I got lured into modification because of going through some personal issues and I wanted to make sure financially I was secure. BofA mentioned that they can apply relief, then after the relief was completed they would re-evaluate the loan after three months. After the three months was completed, I contacted BofA to ask what next steps can be taken to again re-evaluate the loan. They mentioned that I would need to fill out a complete application again and then it would be sent to underwriting for processing and get back to me in a short amount of time.

Three months later, they decide to forward the loan without my knowledge to NationStar mortgage company. NationStar was worse than BofA as they said wait until all account information was transitioned from BofA to them and go from there. After constantly asking them for updates, they said "fill out this application and we will see send it underwriting." They said it should take about 2 to 3 weeks for completion again. I followed back up with them to ask for an update. Mind you, they didn't call me back to confirm if all the documentation was sufficient. They said, "oh, no, you have an old application."

To make this a shorter story, for over a year I've been dealing with them evaluating and evaluating and at the end of the day, my home was sold out from under me as they were working in DUAL relationship with a legal team as well as working with me on their sweet time. There needs to be a better regulatory process on banking and the way they went about the mortgage evaluation. I'm sure more than NationStar is doing this type of inappropriate activity. Seems Nationstar acquired many loans from BOA, First Horizon and more. Nationstar is a foreclosure mill they only want to foreclosure on your home and not help. They are foreclosure specialists. They cannot purchase your loan, it’s illegal and impossible. Look on your statement or collection notice. If it states we are attempt to collect a debt, they are the pretender lenders (servicer). File a complaint with **. I stop the second attempt of foreclosure with them bc like I said they are debt Collectors. Attorney General, IRS 860. I will post a YouTube video soon how to do your own securitization loan search/audit or email me at **. We need to file a class action suit.

I have a letter for validation no not like your typical one something they can get around and if they try you have grounds to sue for violating FCDA. They use the Deed or Trustee Deed while you argue the note it’s the Deed you want to attack in court not the note but the note voids the deed bc it has been converted into a unsecured debt securitization. You have the original deed and they have a PSA Deed but once they file to foreclosure, they use the original deed by appointing a new Trustee or substitute Trustee and records but never records the PSA DEED which in every state you must record the deed.

Nationstar bought my loan from Bank of America, and I was not notified of this. I found out because my auto-pay cancelled, and I noticed it did not draft from my acct. I immediately called NS, telling them the situation and that I was able and willing to pay the entire amount I owed them (two months plus the coming payment). They replied that since I was in collections, they could not take my payment, and needed to get updated attorney fees to charge me.

When I called back for the fee update, they said there may be new fees, and I couldn't pay and had to wait again. THIS CONTINUED FOR OVER 2 MONTHS, during which, my mortgage went into foreclosure as I was making regular attempts to pay it. I was locked out of my online account, and had NO WAY to make a payment, as they repeatedly told me if I sent or wired an amount that was not the exact amount required, they would not accept it. They would not even accept a larger payment and apply it to the principal.

Eventually, I had to threaten to call the attorney general and make a threat for a lawsuit, which I have never done in my life. After this, they accepted payment. HOWEVER, the payment did not credit to my account for nearly a month, and I had to continue calling them and emailing them to remedy this. The current issue is I believe they messed up my escrow account. After HOURS on the phone and months of hassle and anxiety, I am relatively sure my account is NEARLY accurate, but I now have a foreclosure on my previously perfect credit score, which is entirely due to NS being unwilling to accept my payment and continually needing to "update" attorney fees, after it assumed my mortgage without notifying me.

In November, I paid all but $51 of that payment and Nationstar sends the payment back to me requesting they want the full payment upfront and all at once. REALLY!!!! So Friday, I have to Western Union the money to them. Nationstar sucks and believe you me, I am bound and determine to get rid of this bunch. Oh by the way, the $70,000 I paid to Nationstar only brought the balance down $4000!!!! WTF!!!

I find that there was a mistake on the summons I was given to appear in court on Nov. 19th. What do I do? Is there no one to help us? I found there are hundreds of thousands of people like me in the same spot. There are several class action law suits facing them. All they do is tell a big lie and the government is letting them get by with it. I found they purchased Greenlight mortgage services assoc. before they were ever called Nationstar. They changed their name from Centex Home Equity. I guess they are getting ready to change their name again. If anyone has a suggestion, please advise.

I never got an answer. On 11/08/13 I emailed a letter to Ms. Louise fax ** authorizing NationStar to review account to do conversion to fixed rate - fixed payment option. On 11/14/13 I got an answer "that the conversion has to occur within 7 year draw period which expired on 07/01/2013". On 11/18/ 2013 I told Nationstar's rep. that 07/01/2013 expiration date is related to $100,000 loan with origination of 07/28/2006. But this loan was modified to $120,000 with Loan Date 04/04/2007 - this is a HELOG that was acquired by NAtionStar Mortgage. I emailed them on 11/21/13 with details of modification to $120,000 with Loan Date 04/04/2007 that has the same provision that the conversion has to occur within 7 year draw period.

NationStar recently purchased my home equity loan. They are telling me that 7 years through this loan which was sold from BOA- that the interest rate is 10.5% and my monthly payments are 90% interest and 10% principal. I went to a loan calculator and cannot even find a loan schedule that is 90/10 at 50% through the loan. They tell me that the loan stays at 90% interest and 10% principal through the total loan period till Sept 2021.

I have inquired 4 times for a payoff amount and I am sure that their computer notifies them 'not to assist this customer as this loan is a CASH COW.' They will not give me the payoff amount. My figures tell me that I am paying 43k in interest for a loan that seems to have a payoff amount of 4.2k. I inquired about making a large sum payment toward the principal and I'm told that they don't allow overpayments to hit principal. They tell me that any large payment would simply go toward future payments. Makes no sense. This company is not answering questions with the purpose of raking in interest for years to come.

I have notified my lawyer as this seems to be an illegal practice and I know that my original loan did not include anything about overpayments. This is borderline completely illegal and I would have lower interest payments if I went through payday loans. What kind of company locks in a loan they buy at 90% interest for the life of the loan and will not allow overpayments toward principal.

Another B of A customer irate that they sold my mortgage to the most inept banking organization in history. I always made an additional 'mortgage' only quarterly payment to B of A to buy down my balance. When doing the same with this inept organization, I was told they had to take interest out of the payment too! To make this simply I submitted a $300 check to reduce my balance. Nationstar applied $200 to the principal and $100 to interest. Thus my mortgage balance was reduced $200. When I complained, they said they would give me my $300 back. To point out how stupid this was I showed them the fact that they were GIVING ME a check for $300, but only reducing my mortgage $200!!

Furthermore, this company's system cannot tell you looking ahead, how much of a specific monthly payment will go toward principal and how much towards interest. On the B of A website, you could access the monthly payments for the balance of your loan and how much was applied to each bucket. Thus, I could have viewed how much of my monthly payment in August of 2015 would be applied to the balance and how much to the interest. This organization couldn't tell me the breakdown for a payment to be made NEXT WEEK!!! I have scheduled a meeting tomorrow to seek a line of credit on my property to pay off Nationstar. If possible, I recommend people doing likewise. HOWEVER, I would urge every customer of Nationstar to go online and check your payments. This is one shady, poorly run, inept organization. When he was going to be late on one of his payments they said he couldn't make partial payments so he got behind a total of 4200.00. He got a letter they were going to put his home up for auction. He scraped up the total amount to catch up the payments and said they would take it but had to pay an additional 2800 in legal fees. They won't return your emails or call you back. If dealing with these people document everything. Son's loan was VA so they said they can't work out anything with him. In other words if you have a VA loan VA has to pay them back if they foreclose. He is a 911 veteran with two children in diapers. They want to auction his home 20 days before Christmas. Although this amount was in the modification paperwork, I didn't realize it was going to increase my loan amount by this amount. I read it as my past due payments would be added to the end of the loan. Which to me, meant that I would not have additional costs added. I have asked Nationstar Mortgage what the fees were for and they have said that I was charged deferred interest of $9,883.46, outstanding corporate advances (?) of $2,267.57 and escrow advances of $541.47.

My loan balance was $160,478.17 when I applied for the modification, it increased to $173,170.67. This is abusive, I paid $169,000.00 for my home in 2006. I asked for a modification because I was unemployed and experiencing a hardship. How are mortgage companies getting away with abusing consumers? Being a naive consumer, I did not understand what I was signing up for, I was just trying to save my home. What can I do? Am I just stuck with owing more than my home is currently worth? After getting the mod they said to send in paper work. I sent the same paper work I sent prior to the mod. They told me to not make a payment. One month goes by and I call to see how the mod is coming along. They said the only way I qualify is if I pay a little over 3 thousand. If I had 3 thousand I would not be asking for a mod.

A few weeks go by and I call again and they tell me my house is going into foreclosure. Considering I have 2 children I found it important to move before being evicted. It has been almost 2 years and the house is still there and now squatters living in there. The house still has not gone into foreclosure. I lost everything I put into the home. There has to be something done rather than said about the practice of this company. My nest egg and the home I would have loved for my children to have had. GONE our tax dollars at work.

This is my second post re Nationstar and BOA. I have a warning for all who have had their Mortgages transferred from Bank of America to Nationstar in the past month, as mine was. They have Deliberately set up this transfer to create late payments, make it appear as if you are a dead beat and do not pay on time. They set up a form that was said to allow you to set up auto draft. But the site would not allow me to go past setting up a payment date. So I could not register. That was then when I realized that the part of the site that said you could pick the date of auto withdrawal was BOGUS. You could not. It would bounce back to Dec. 1.

I called and got a very, very nervous and harried agent who informed me I had no choice in the date. It had to be on the first day of each month. But if I chose a day that fell within their grace period and they got your payment from your account in time. Fine. Otherwise you would be sent a delinquent notice. I have sent every bit of my correspondence and money by certified mail. I suggest anyone caught in this Nationstar Mess do likewise. Now I do not think this is over, even after my precautions. I am trying to get ahead of the game and am filing with the Federal Government and The State of Virginia a detailed complaint out lining the lack of consideration by Bank of America and Nationstar for those obligated to pay their mortgages.

There is no reason Bank of America could not have sent Nationstar all they needed to simply pick up at the point BOA left off. This was and is a calculated attempt to fraudulently generate income. If the over a thousand people complaining want an end to this with the Bad Guys getting theirs, file with your State Corp. Commission, Banking Commission or however it may be termed in your State. At least I strongly suggest you write a complaint to your two Senators and your Rep in the House as I am in the process of doing. Take some time and detail the nature of your individual experience. Be polite. Be concise. Do not ramble. And do so with Certified Mail. Ask for a follow up call. This is serious and egregious. If we do not fight back we will lose.

NationStar acquired my Florida home mortgage 3 years ago. Payments were always made on time. I received a letter from them encouraging me to refinance under the HARP program, which allows loans up to 125% of value, thus helping owners underwater. I began the process in June, 2012. The loan officer told me I wouldn't have to pay my mortgage in the month I close: rather, those funds would be used for closing costs. In late November I received a call that I'd be closing shortly. I held off paying the December mortgage. By late December I was calling NationStar to get the closing details.

I received no return call from the loan officer. I paid December's mortgage on Jan 1. Shortly thereafter the officer called me and said I'd have to start the process all over again. I was sick from Feb through April, but started the submissions of information again in April. I couldn't get a commitment, nor would they tell me what interest rate I'd be paying. Their initial estimate of closing costs was just north of $10,000, and they advised that they would use a closing subsidiary whose fee seemed excessive.

After hearing nothing but requests for documentation, I finally decided to try Lending Tree as a source of financing. Two days after I applied for help, I was in touch with Loan Depot whose mortgage banker was very helpful and reassuring. After discussing my needs and desires, he thanked me and said he'd get back. SIX HOURS LATER I received a verbal commitment from him followed by an email confirmation. That was late September, 2013. I closed on the refinancing yesterday, November 14!

PS About a week ago I received a call from a NationStar mortgage broker. He saw that we had requested a payoff. He asked if I was refinancing and I said yes. He then tried to pitch me on a NationStar refi. I refusing I told him I had tried to refinance through his company for 18 months.

My advice to HARP refinancers, go elsewhere. NationStar is too sclerotic in its processing; their staff isn't knowledgeable or motivated. They just don't seem to care. Loan Depot is the exact opposite.

In April 2008, we purchased a condo in Marietta, GA for $110,000 which was good at the time. October 2008, the market crashed and so did home values. My newly purchased condo was valued at $65,000.00 at best and never did recover. We lived there til 2011 when I was offered a career opportunity in Florida that could NOT be passed up. I owed $102,000.00 at this point and obviously could not sell the property. So, I became a landlord and was able to have a good tenant for 18 months. She had lost her job and I agreed to amend the Lease if we could fill the vacancy.

Well, unfortunately the next tenant did not pay and I had to evict her and it took 4 months. I cannot afford to pay that money on an "underwater" property. I explained the circumstances to Bank of America and they had sold me out that week in June 2013 to Nationstar Mortgage. I tried to work a deal with them with no cooperation. I offered to put the past due money on the end of loan and find a new "good" tenant; They disagreed. I offered to short sale the property and jumped through all their hoops. I had a buyer and an agent. They denied me after a four-month review. They said that I did not qualify for any program, because it was not my primary residence.

Well, duh, I wouldn't be in this position if I lived there. I spoke with numerous so-called "Foreclosure Mitigation Specialists" and had to re-explain everything every time each phone call in excess of 30+. I did everything asked of me and went above and beyond to at least short sale the property. They executed a foreclosure within four months and sold the property at a foreclosure auction. I still have not received any documentation of their actions as I have requested many times. They applied the new owner's purchase price to my account in the amount of $49,264.98 on 11/13/13. I believe this is borderline unethical.

I brought it to their attention and later that day the balance went back to $0. Then they re-entered the unpaid balance of $48,120.86 on 11/15/13. Every time I call to see what is the status of these actions, the "specialist" has NO straightforward explanation. I am still waiting for resolve in foreclosure and this has caused great distress on my family. I cannot afford this debt and may have to file bankruptcy. Before all of this, I had a credit score of 759.

In February 2012, I made a lump sum payment to pay off my chapter 13 and finally begin to recover and rebuild my credit.

In November of 2010 during my chapter 13 bankruptcy, my mortgage was bought by Nationstar mortgage from Citibank. Now mind you, the trustee's office had paid my mortgage current and continued to get money directly from my employer each month and made all of my payments accordingly to Nationstar as well as Citibank prior to the buyout. In February 2012, the federal bankruptcy court sent Nationstar a motion which deemed the mortgage current (this practice was set up by mortgage companies in January of 2011 because they had been screwed by those coming out of bankruptcies for amounts still owed on mortgage loans). Nationstar had 30 days to think about it and sign off that they agreed that all payments on my mortgage had been made. Nationstar's legal department signed the motion in agreement that the mortgage was indeed current.

I received my discharge papers in April of 2012. I had already began making my payments to Nationstar on my own for the $2,032.69 mortgage payment amount that was given to me by the bankruptcy trustee's office. I made my March, April, May payment. In May I received my first post bankruptcy statement from Nationstar mortgage. It stated that my next payment of 2,032.69 was due on July 1st 2012. Later in May, I received a letter from Nationstar mortgage that my payments would now be 2,675 due to the fact that I owed them $9,000+ in escrow arrearages. Frantic, I phoned my bankruptcy attorney at the time and he began to look into and stated that I should not worry about this as Nationstar mortgage deemed the mortgage current. This was not possible.

Of course by October of 2012, we had gotten no response from Nationstar mortgage and yes, I called them. They would not talk to me as they knew that I had an attorney. They never sent proof of the arrearage amounts. My payment included taxes and insurance which both should have decreased, not increased during my chapter 13. In November my first bankruptcy attorney had a heart attack. I was forced to hire a new bankruptcy attorney to handle the case. I had to pay her a retainer which was not easy as again, I had made a lump sum to pay off the bankruptcy and I was trying to get back on my feet after having to pay back all of my debt in the 13, not so easy like the chapter 7.

My new attorney did try to reach out to Nationstar with no success. She would think we were getting somewhere with one of their legal team members and then all of sudden, they were gone. She was forced to re-open my chapter 13 bankruptcy in March of this year.. yes, re-open it. This is a good place to give you a rundown on the damage to me thus far. Nationstar sent persons to my home that had the appearance of crack and meth addicts in old cars that bled oil on my cement driveway. Yes, my driveway. I still make the payment.

These individuals would come to my door and slide their hands over their greasy hair and open their mouth, "you have not made your house payment. You better make it or Nationstar will take your house." I would ask them to leave kindly, stating that they did not have all of the facts. Nationstar Mortgage has cashed every single monthly payment since the payoff of the bankruptcy (20 months) yet they have reported to all 3 credit bureau agencies that I have not made one payment since July of 2012. Nationstar has not recorded my payment on their website in a consistent manner, yet again they have cashed the checks. They have continued to pay taxes and insurance, only with prodding from my insurance company and the auditor's office.

Nationstar reporting me to the credit agencies has actually lowered my score from the time of the payoff in February of 2012 from a 685 to now a 525. They are the only negative reporting agency on my credit report.. I have been forced to spend now $5,000 plus for legal fees for a new bankruptcy attorney. I have had to spend significant personal funds and personal time fight this situation. My house is now deemed to be in foreclosure, yet I have made payments every month. My credit score is ruined to no fault of my own. My bankruptcy case has been re-opened as a way to communicate with them, yet causing a great deal of shame and also put me at risk for losing my employment of 13 years. My elderly parents who moved in with me last year due to health and finance concerns, now worry about having a roof over their head. I will not even go into details about the amount of therapy I have had to get on a weekly to bi-weekly basis in order to just remain somewhat sane. My health has truly suffered.

My credit score has caused an direct 40% increase as of January 2013 in my mortgage insurance. I have this documentation. We live in such a corrupt society, I have no idea if I can trust the two new attorneys who have this case, let alone the trustee who managed my finances for me as the chapter 13 law dictates. I have copies of everything in this case and matter I have done more work than the trustee, and my attorneys combined and I am still the one being damaged. I cannot even begin to understand the verbiage and laws around all of these issues because no one wants me to understand them, for that I am not naive. I continued to make my normal payment amount of 2,032.69 every month and have to this day done that. Some months I get credit for making a payment, most months I do not.

Ok so as of July we were supposed to have a court hearing with the Federal bankruptcy court on July 17th 2013. My second bankruptcy attorney called me to inform me that the judge cancelled the hearing due to the fact that Nationstar's legal counsel stated they were coming up with a deal for me. By September, no deal, same damages, they cashed checks, reported to credit agencies and caused me to suffer. I spend more retainer money to hire a litigator as my 2nd bankruptcy attorney informs me that she does not know how to litigate. I call the trustee to understand why they are not giving me support with this as I would think they would want someone who paid their plan off in a chapter 13 to come out of this successful. No help from the chapter 13 trustee's office.

Again, who can I trust at this point? Now we have a date in court for December 3rd, my now two attorneys email back and forth to get advice from one another on how to file this or that. That is comforting. I have done nothing wrong in this. I own my mistakes, I am getting screwed. Thank you Nationstar.

My Mom is on a fixed income, 87 yrs young, struggling to pay the necessities of life, always pays her bills on time without reminders or provocation, even requests of her account holders to not expect pay "on" the 1st just in case it comes at odd dates, is confused as to why she would be hounded by Nationstar Mortgage when this will be her 3rd payment with them since becoming beholden to Nationstar Mortgage Co. Nationstar is the worst mortgage co. ever!!! Our loan was sold to them in June 2013 by BofA and we have had nothing but problems. We were in a forbearance agreement with BofA and we were told that NS would honor that agreement. Now that our forbearance has ended, they want the past due amount up front. We were told by BofA that the amount would be put on the end of our loan but NS says they don't do that. The only way that can happen is if our modification request is approved. We have been trying to modify our loan since June 2013 and like many others have said they are constantly missing documents or saying our docs have expired. Our financial situation has changed for the better recently and we told Nationstar that we could resume our regular payments and we were told that they wouldn't accept it. Does that make any sense? Now we are considered 8 months behind on our loan and our credit is ruined and we don't know what is going to happen next.

BofA transferred my account to Nationstar after I requested a modification and they could no longer state they needed additional paperwork, about 6 months after the first modification papers were submitted to them. I was notified in June 2013 that my mortgage had been transferred effective July 2013 and that Nationwide would finish the modification. In June I was told by Nationstar to wait until I was assigned an account number before I paid my monthly mortgage. On July 6, 2013 I was able to go online and there was an account number so I paid my monthly payment but was not able to request the modification online.

I contacted them via telephone and was told what was needed to complete the modification. I was very pleased because they said all they needed was 4 items. I sent them. In August, I received a letter requested a current Profit and Loss Statement which was 1 of the 4 items sent. I knew I had sent the current Profit and Loss (3rd quarter) but having been well schooled by B of A, I happily faxed another one. On the fifth working day afterward, I call to confirm that it had been received. I was told they had received it and that they would notify me after the review. I called today. It took 4 telephone calls and over 2 hours to finally get through not to my account manager but to an account manager.

When I asked why I had not been contacted since August 2013 I was told "we ask our customers to call in every 3 to 5 days to request information about their progress". They could go no further at this time because they needed a current P&L statement. In essence they did nothing because I was not calling in every 3 to 5 days so it was my fault. I asked when they were going to tell me I needed to submit ANOTHER P& L? She said I would have known if I had been calling in. I asked, "What does the file say is happening with my request?" She said the file indicates it is in review. I asked why it was indicating in review when the last correspondence they sent me stated if they did not receive the P&L within 10 days the file would be closed. Why did they not close the file. NO Answer.

I contacted HOPE/HARP AND HUD. I've been told my income is too high to be eligible for any of the programs and that my income is too high for San Bernardino County. I've been denied modification because, "You can afford to pay the house payments", "You don't qualify to be on fixed principal and interest because your income is not high enough." In the meanwhile my home is half the price I paid for it and I have lost the $200.00 I put down on it. After reading all the complaints I have decided if I don't get a modification, I will give them their home but I will give it to them when it is convenient for me. First, I will purchase another house. Second, I will slowly move everything I want out of this house while fixing up the new home and after not paying a house payment for at lease 6 months to as long as I can delay while saving the house money and finally collecting relocation fees. Why? Because I have gone through hell and lost so much money to these unethical banks and mortgage companies.

My mortgage was sold to Nationstar several years ago while I was in modification. I had my payment reduced to an affordable amount and all was well until I have 2 heart attacks. After that I tried to continue to work but my Doctors told me I couldn't work anymore. I was successful getting on SSD. However, SSD requires that you be unemployed for 5 months before they will make a payment. Due to my health conditions I used all my savings paying Doctor bills. During the 5-month waiting period, I fell behind in my payments, and my disability payment isn't enough to pay extra payments and be able to pay the rest of my bills. They have received a payment every month from the time I started getting my SSD. Nationstar has been harassing me 3 to 4 times a week, day and night even on Holidays. They threaten foreclosure time. Seems they don't care about their customers, it's the dollar they want and will do anything they can to try to get it. I have asked for help with this and they say there is nothing they can do. This has been going on for the last 3 years. I even asked if they could put the 2 payments on the tail end of the contract - their reply was NO. And they keep adding late charges and penalties.

Our loan was sold to Nationstar 7 years ago. Little did we know that they are the CLOWNS OF THE INDUSTRY. There was a housing crash in 2007 and we lost 60% of value over the next few years. I lost 800.00 a month in income, but continued to make our payments. We made application for a loan mod and were turned down. We made application to refinance and were turned down. We made application for a HARP loan and were told we did not qualify. The truth is they lie, cheat and stole years of help from us that could have helped us.

Let me explain. We purchased the home with my mother-in-law, but she was the only person on the loan. My mother-in-law passed away in November 2011. We called Nationstar so many times we lost count and always got the runaround. We were told that because we were not listed on the loan, they could do nothing. They promised several time that they would get to the bottom of the problem and call us back and not once did they do what they promised. The loan was upside down and they just didn't care to help. We had a right of survivorship, a will which gave us the home and we were on title. We had also made all of the payments and could prove it.

We were told that they were the only ones that could do a HARP loan and because we were not on the loan, we would not qualify. That was a bare face lie! Our payments are due on the first of every month with a 15-day grace period. Every month we start getting calls on the 2nd or third, I almost walked away from our home because Nationstar is the worst. Happy ending, we did qualify for a HARP loan with a different mortgage company and are in the process of getting away from these lying, cheating jerks. Thank God.

My experience matches others who had their loan sold by BOA to Nationstar. Their phone menu is set up in a way that you can only get to speak to someone who can help you by selecting "make a payment". There is no other way to more directly get to speak with someone. This is outright abusive of their customers. I have had to contact them twice and spent so much time on hold, being passed around and with people who have actually hung up on me while on hold. UNACCEPTABLE. They actually gave me WRONG payoff information and had I not taken the time to investigate further (which meant more phone torture), I would have overpaid them and then would have been dealing with fighting to get my money back.

I am fortunate that I can afford to payoff my mortgage at this point and that is exactly what I did so that I do not have to deal with this HORRIBLE company. I would have kept paying it monthly had it stayed w/ BOA but I refuse to give any income to a company like this. I feel bad for people who have to keep on receiving this abhorrent treatment because they have no other choice. I have never experienced this level of customer service. It is simply the worst and BOA thinks nothing of their loyal customers when they sell their loans to companies like this. I am going to lodge a formal complaint with BOA as well.

I reported about a month ago that this crappy organization increased my monthly payment by $180. The letter explaining why made absolutely no sense. I grabbed my original loan documents, found out how they figured the monthly payment (LIBOR rate) & did my own addition. As the figure I came up with was LOWER than the interest rate I pay now, they COULD NOT increase my payment. I copied my documents & filed complaints with every organization I could find. It took two weeks for Nationstar to send me a notice stating that my rate was "Miscalculated" and the $180 was a mistake & my payment will return to the original amount and the overage I paid was applied to the principal.

I just sent them an email stating that I did not give them permission to apply that amount to the principal, & since I sent them 'real money', I either want a refund check or the amount applied to my next payment. They also sent me a transaction report & I noticed that there were late fees on it (I always pay on the 16th, which is NOT a late payment). Some fees had been reversed, but some had not. I told them that I would not sign off on my complaint to the Michigan Department of Insurance & Financial Services until these issues are settled. All of this business took a lot of time, but it was worth it. I'm going to work on a loan modification next. Please everyone, contact all the governmental agencies in your state & file a complaint. Maybe eventually we can get their license revoked. The BBB of Dallas, TX has suspended them because of lack of support to their customers.

I just had to fill out some papers and she would email them to me and be out before the end of the month and we agreed to a set date. When I received the papers I didn't understand what the papers were for since they looked similar to the loan documents that I filled out with my original loan company. She responded by telling me that the financial documents were for relocation assistance only which I declined and I just needed to sign the Dodd Frank. I let her know that I couldn't read the Dodd Frank and included a screenshot to show what I meant and she responded by telling me that was how the document was supposed to look like. Found out that was a lie. Got the REAL form that you can read, signed and returned.

After that everything went downhill. They started demanding the financial documents she said were for relocation assistance only and I had declined earlier in the month. Now I have a new representative and they are telling me they are going full foreclosure even though I did everything we agreed to in our first conversation! I filed a complaint with the BBB letting them know I didn't have minutes on my phone and Nationstar was refusing to continue communicating with me via email and everything I had been thru and received a call a couple of days later from a rude Nationstar representative. I tried to inform the representative that I couldn't talk and before I could say please contact me via email she interrupted me and said, "fine I will just tell the BBB that you couldn't talk because you don't have minutes!" And then she hung up on me!

I don't know how much more abuse I have to be put through when I was the one who contacted them trying to resolve my mortgage problems. I never want another mortgage again if this is how mortgage companies work.

I, like hundreds of others here, had my loan sold from BOA to this poor excuse for a bank a few months ago. This has marked the 4th time that my loan has been sold since I bought my condo in 2007. Out of all of my previous lenders, Nationstar has been the biggest nightmare to deal with.

Now the specifics: I'd been in the process of trying to refinance my loan since January of 2013. Nationstar acquired my loan in July of 2013. The refinance (through another bank) process has been long and arduous - culminating in a tentative closing date sometime in October. Strangely, my October statement reflected a $300 increase in my payment due. I looked over every detail of my statement and nothing explained this increase. The escrow amount was the same, the interest rate was unchanged, there were no new fees. So I called and spoke with several reps. No one could tell me why my payment due had increased. One woman - I swear - was just repeating my problem and not actually offering a solution. I hung up and decided to pay my usual amount, not the amount that they were inexplicably asking for.

Fast forward two weeks. My refinance lender calls and asks me if I’d made my October payment. I told him that I did, and that I can provide bank statements that show the deduction. He then told me that the payoff statement that they acquired from Nationstar didn't reflect my October payment, and that my refinance may be in jeopardy because of it. He then asked me to call Nationstar and ask them to update the payoff statement so that we can close the deal. I called Nationstar and spent the next hour basically trying to get them to tell me why my payments had increased and where my October payment went, since it clearly wasn't applied to my principal balance. Once again, no one knew what the hell was going on. I was bounced around to two more CSRs. One was actually stammering because he couldn't answer any of my questions.

FINALLY, after long hold periods, he got back on and told me that they determined that I wouldn't be able to pay off the loan in the time period that I had left so they had to increase my monthly payments. Did I mention that NO correspondence was ever sent to me regarding this? I should have asked for the amortization schedule because at this point, I didn't trust a word out of anyone's mouths over there. Anyway, I demanded that they update the payoff statement to reflect my October payment so that I could close the refinance. The CSR said that he would do it immediately and fax the corrected paperwork to the new bank ASAP.

The next day, my loan officer informed me that they sent the EXACT SAME INCORRECT STATEMENT that they sent previously!!!!!! He then told me that we could work around their incompetence and advised that we try to close ASAP. He felt that Nationstar would report me as being 30 days late and if they succeeded, my chances of being able to refinance would be killed on the spot. My refinance is set to fund at midnight tonight, but I still feel like I'm holding my breath until then. Nationstar is truly the worst and I feel for each and every person on this site (and beyond) who has had terrible experiences with them. I really hope that they're investigated for their shady dealings and ultimately restructured or shut down altogether.

I attempted to contact Nationstar customer service on Oct. to ask if we could start our new relationship between us new starting in Nov. 2013. They seemed to think I was talking a different language and continued to state that I owe them my mortgage for Oct. 28th, 2013. After repeated attempts to try to explain what "customer service" means, including trying to start off a new engagement with a customer that has NEVER been late with a payment, they continued to ask ,"Why don't you have the money available if you did not pay your previous mortgage provider?" My response was, "I have not heard from you until Oct 20th, why don't we just start new in Nov?" I wait on hold for several minutes, and the response I again get was, "Why don't you have the money available if you did not pay your previous provider?" I asked to speak with this person's supervisor, and after another several minutes spoke to someone that was obviously a "closer". She would not allow me to finish my sentences, and continued to remind me that I'm responsible for sending in my Oct. payment - with another special touch of, "I don't understand why you don't have the money available since you did not pay your previous mortgage provider".

It's obvious this company has no idea what Customer Service means - they are only worried about obtaining mortgages from the industry and collecting. If this company simply deferred my mortgage payment to start from scratch in Nov., I would have been a satisfied customer writing a very different review. However, going forward I'm going to pay my mortgages every month on time, and will take every opportunity to share my story with this sorry excuse for a company that is obviously only worried about making money.

I have been in the process of doing a short sale with this company since July 2013 and had two prospective buyers walk away to purchase a short sale with another bank. Bad customer service and the lender added charges to my account for services I have no idea about: legal fees, inspection and home maintenance, total over $1300 and they added this to my loan saying I owe them for these services I have no idea about. It is sad that a company like this can exist with bad customer service dealing with people's lives and credit.

This is the worst company in the world. My mortgage was transferred 2 months ago from B of A to Nationstar Mortgage and they don't help, managers will say they will call you back in 48 hours and they don't. One manager didn't put notes into my account about my problem. It's obvious they could care less. And they are a fraudulent company. They charged me $20 for a nsf fee and there was money in my account - more than enough - to cover the payment and I have the statement to prove it. Illegal!

I was under contract on a shortsale that I gave a full price offer on back in June 2013. In October 2013, my realtor and I received a notification from the attorney handling the transaction stating that an appraisal was done and it came in at $140K so the "servicer" Nationstar had countered me at $140K. This was the first we'd heard of Nationstar being even remotely involved as the original mortgage was Lincoln Bank. My situation is that I am newly divorced with 2 small children. I was limited at what I could borrow so unfortunately I couldn't counter back. However, who in their right mind would even counter at the appraised value? The appraiser they used stated the condo was in perfect condition and compared it with other condos in perfect condition. However, we submitted the paperwork showing what repairs were needed and whatnot. It was being sold "as is".

I can accept the fact that you should never have your heart set on a shortsale. However this whole experience was positive until October. So, as I had my life on hold for 4 months, I then was RUSHED by the attorneys and Nationstar to counter. I was given unrealistic deadlines to counter, and then I was told if I didn't counter by a certain day, they were pulling their counter offer and I was ultimately just losing the deal. So in the end I had to make the decision to just say no. I feel sad because this would have been a great place for my son and daughter and myself. I feel sad for the borrowers. They have an awful sellers agent and now this. Everything was just shady. Shady sellers agent that I felt used a bait and switch tactic. Shady appraiser that I feel was making the decision based on what the bank wanted. Shady bank. I only hope the owners are able to sell. I wish them the best.

I like many had a Bank of America loan that was sold to Nationstar back in May. I applied for a loan mod in mid-June and have yet to receive an answer. It was only when I would call them that I was told my documents had "expired." When I no longer had expired documents, then they would tell me they never received certain documents. I called last week and the first time I called, they didn't have my taxes. The second time I called (hours later) they had the taxes but needed an updated copy. The icing on the cake was when I called on Thursday for a status update and was told my foreclosure sale date was Nov. 5! Yet the paperwork from the attorney states Dec. 3. I called their attorney and Nationstar several times and no one could tell me why I had two different dates. I am contacting an attorney immediately. I have two kids and do not want to lose my house. It's sad that the right hand doesn't know what the left is doing. Get it together, Nationstar!

There really are no words to explain the horrific experience I have endured over the course of 12 months. Here are the bullet points:

    - Electronic payments were never deducted correctly and every payment had to be addressed with multiple phone calls and hours of discussion.
    - An EXORBITANT amount of various fees were charged frequently during months with no explanation (.32, 9.95, 100, 910 and the list goes on to the total of 1,980). With no consistent or clear explanation of what they were for except an explanation of "it's a fee."
    - Multiple lies that "I am documenting your information" and yet no one can find record of it when call back and ask if x is on the record.
    - Paying them 3000 more dollars than what I owe on an annual year, and yet I'm reported as 2 months behind.
    - 12 emails with no response (1.5 months).
    - COUNTLESS OF HOURS of wasted time in conversation.
    - No policy communicated has been consistent nor procedure among representatives.
    - Research request is the equivalent to the abyss.
    - I dare you to ask for a supervisor's name and number in an effort to get answers or resolve.
    - Online payment was frozen without notice and can not be explained or changed.
    - Status of my account was different between 3 means audible, transaction history and statement.
    - Credit history is obliterated.
    - Incomprehensible transaction history.
    - FRAUDULENT, THIEVES, TOTAL DISCONNECT WITHIN THE COMPANY, UNTRUSTWORTHY.

    - An embarrassment to the mortgage industry.

By all indication of the complaints listed, this is how they DO BUSINESS. This was witnessed by my executive as well who I asked to participate and witness calls who stated "these people are a joke" and "fraudulent." I'm giving you the name of my mortgage attorney. This is abusive.

This company is impossible to deal with. I refinanced with them in July and am still trying to sort out their mistakes (four months later). 24 Phone calls (so far and no end in sight) that last about an hour each, 3 letters and still nowhere.

Here's my specific problem: Nationstar set up my mortgage to include the property taxes and insurance payment (escrowed), but they were not supposed to do so (clearly stated on line 1000 of the HUD papers). They acknowledged their mistake but refuse to correct it. Every time I call, they say, "I'll send a request to have this mistake corrected." Problem is you can't talk to the person that corrects mistakes. The request goes to a "research" department... and then the request dies, gets misunderstood or ignored.

Each time I call, I am greeted by a basically "friendly" person who tells me X, Y, Z. Call back, new nice person with a totally different story. This is a giant problem! There is no consistency with their story, details or account procedures.

Example, spoke with Kristin on 10/14/13 at 11:06. She said that she was very sorry to tell me that in order for them to refund the funds they mistakenly had in the escrow account, they would need to "request a new escrow analysis." She said it would take 5 days for the analysis and then 7-10 days to receive my check. I should then send that check back to them and they would apply it to the payment (principal and interest). I said that seemed strange that they couldn't just apply the funds from one account to the other. She said it was impossible.

Waited a week and called back on 10/21/13 at 11:51. Spoke with Deborah who said, "Why did you request an escrow analysis? That's not what you need." I told her I didn't request such a thing but was told that it had to be done that way. She said that I was told the incorrect thing last week and that they would send the check to me and that it would take 48 hours to process and that I should then send it back to them. 30 mins later, she called back and said they actually could apply to funds from the escrow account to my account and that I should write them another letter saying that's what I would like them to do. Did you get it? Two times I was told that they can't just transfer the funds, and then all of I sudden, it's possible. So, that's where that stands for now. I need to write a letter and see where it goes.

Bored with this story? Me too. And that's only the tip of the iceberg! This kind of nonsense has been going on for MONTHS and there is no end in sight. This lender is outrageously incompetent. Worse part of all.... they threatened to report me to the credit agency, despite that fact that I have never missed a payment and don't owe them 1 cent!?! That's what put me over the top.

Second month, I get a demand letter as well as another shortfall notice. I try to contact my assigned dedicated loan specialist 17 times to be exact with no return calls or emails or any other correspondence.

I try another of their # and I'm on the phone on hold for 2 and 1/2 hours. A young lady answers and says I need to understand they are really busy. They just received a bunch of loans at the same time from B of A. And I probably would not get contacted from my loan specialist for 2 to 3 weeks. I get another threatening letter and a registered letter, and contact my loan specialist. He answers and he tells me, "Don't worry. These are computer-generated letters." I could ignore them, I bring it to his attention that I'm currently under a contract of a loan mod. and he says there is no record of this. I faxed all the signed and dated docs to them. You would think this is the end of the story but NO!

A week later I receive an email saying I've been approved for a loan mod. From Nationstar. Now this loan mod added $200 a month more to start, change my final interest rate from 3.75% to 4.5%, oh yes, and added 200 payments. At that rate, I also only had 2 weeks to respond and this offer would be off the table. I contacted Nationstar 1 more time and the man I talked to said that I could chose to accept their mod or continue with the one from B of A. Now after my 3rd payment, I receive a FINAL DEMAND letter from Nationstar saying not only that I have a shortfall but that on Nov. 22, they will be enforcing their right to secure the property. I should add that I have taken notes of everything said not only with B of A for 3 years but also with Nationstar, # of times, called time, date, who I talked to, everything. I ask you, is this the intended making homes affordable plan or making your home the mortgage company's home?

I've been in a modification process for almost a year (my loan is NOT a Fannie Mae or Freddie Mac). They have requested Profit and loss statements from my personal income, and business (self employed realtor, hairstylist part time and property manager). As you can see, I have been doing everything to help me keep afloat and I'm tired!!! The economic situation has set my area back a lot. In addition, my area rode the economic roller coaster and a lot of people were suckered into loans based on future equities, me included. I have a $3000 house payment for a 1,500 sq ft home. I finally could not make my payments, so I started the modification. During the modification, I was able to rent out two of the three rooms. As you can see, I've been working to keep afloat. I have given them every paper they requested in a timely manner.

The last request was a letter from my roommates stating that they live here and a credit card statement with my address to verify that they live here. Ok, my roommates agreed, but now they are getting worried and thinking on moving out. Nationstar now wants proof of income????? I told them that's asking way too much!! My roommates are not applying for a loan and my roommates are not going to disclose personal information to Nationstar. One of my roommates' source of income is rental property and alimony and teacher assistant. She only gets a paystub from one of her jobs; the other two would have to come from her last years income taxes. She refuses. Now I might lose another roommate!!! Nationstar is driving me out of my home.

As far as I'm concerned, they have prevented me from making money by making me ask for proof of income from my roommates. That could not be legal, JERKS. I'm not done with this fight yet. US consumers have taken the financial, emotional beating from financial institutions' greed. They have made their money, from all the years they have cheated consumers. I've tried using NACA as an avenue to assist me in negotiation, but they ignore them. Wish me luck.

If you ever have to go through what we have been through with this company, you have my pity. The fire took place on August 31st and we have yet to see a dime! Our insurance company was wonderful and immediately sent us a check to get started on repairs. The problem? Nationstar was on the check and required to endorse it. We called and asked what we needed to do in order to get the check cashed and they said we couldn't. We were required to send them the check and they hold it, releasing it one third at a time after we PAY for one of their inspectors to come out and check to see if the work is being completed.

Well that would be all well and good if you didn't need the money to have the work DONE! They sent us a load of paperwork for us and our contractor to fill out and send back, which we did, in a priority mail envelope with another priority envelope enclosed for them to use to send us our check.... NOTHING!!!! They have picked apart everything we have sent, no major information was left off, it was completed as requested by them, but they still have our money.... We are frustrated and see no end in sight. They have repeatedly been extremely rude to us when all we are doing is trying to repair our home. If anyone has any suggestions on how to speed up this process we would be grateful...... This is getting very old....

I heard nothing from them until I was a couple of months behind telling me of my dire situation. I stated that I realize I'm in a bad situation. "What can you do to help me?" At this point it was July 2013. I was able to scrape together money to make a payment. The representative that I was able to speak with stated there were many documents that I needed to submit, which I did in mid-August 2013 for review.

I was sent a letter stating that I needed another piece of information, an explanation for my hardship. I submitted it on August 26, 2013. I called in a few days to ask if my file was complete. They stated that they believed it was. A few days after that I received a letter stating that I needed to submit a W2 / 1099 document for $55, I called to explain that the document was there in the file. The representative said yes it is, so my file should have been complete. I was notified a couple more times for the same document. They continued to tell me the document was not there. I re-sent the entire file again.

Then on Oct 12, 2013, I received a letter from an attorney telling me house was submitted for foreclosure. Just so you know, I received an ACT 91 form and did seek out the help of a counselor who did notify them before the deadline that I was working with them to try to obtain a loan modification and a loan from PHFA. I was told that I had to wait approximately 90 days before I would know whether they would loan me the money to bring my mortgage current. I did this on 10/2/2013. Nationstar was notified and should not have taken foreclosure action but they did. As I stated, I received a letter from the attorney on 10/12 just 10 days later. I am still trying to work with them to get a loan but I don't know where things are. I am also going to find an attorney to help me sue them as they have not worked with me professionally or legally. Back in February of 2013, we tried to refinance with Nationstar and they lost our file 3 times as well as took 3 months to make a decision. To make a long story short, they were taking our house payment and putting it in an escrow account that we did not have. As a result, every time we made a house payment, it did not go towards the principal but into an escrow account that we did not authorize or know about and this put us 3 months behind in our house payment. They then turned around and denied us for loans because we were behind (which we were not). They were paying our property taxes with the money they put into this escrow account when we had already paid our taxes. They then wanted the money back that they had paid.

After a month of phone calls and never being able to talk to a supervisor, I had it all straightened out and they turned around and did the same thing again. We were not applying for any loans, yet they took our house payments again and put into this phony escrow account and paid my taxes again after I have paid them, and want the money back. The County will send my refund back to me in 1 or 2 months, but in the meantime, Nationstar will NOT work with me about cleaning up my credit report or the interest I am being charged daily until THEY get their money back. My mortgage was transferred from BOA to Nationstar on July 1st, 2013. From the beginning, I had problems. I went on their website as soon as I found out from BOA that my mortgage would be transferred. I wanted to see if they accepted online payments as that is how I made payments with BOA. Rec'd something from Nationstar saying that I could go online with them on a certain date... Of course, couldn't get on. About a week later, eventually got on. Noticed they charge a fee for making the payment if they consider it late (which is apparently the next day after the due date).

I was a couple payments behind with Bank of America and had set up payments to bring it current by paying every other week until it was. When I found out the mortgage was being transferred, I called BOA about the payments I had set up which would run past the transfer date. They suggested I cancel those and call Nationstar to set them up. I did so but they refused to take anything less than the total amount due to that point. I explained that we had some unexpected large expenses and that I was trying to bring the mortgage current. The woman I spoke to told me that they would not take a "partial payment."

I explained that it was not a partial payment, I was trying to make one month's payment and then another month's payment in two weeks. In the meantime, another payment would be coming due and I intended to pay that one in the next two-week time period. She actually suggested I not pay anything until I could pay the total amount of all payments at once whenever that would be. So basically, she was telling me to get three months behind and then we'll accept the payment. This did not make any sense to me so, luckily, I disregarded what she said and made a payment online.

Well, of course they applied it incorrectly. I was two payments behind and they applied the full amount to principal and still showed my payment to be behind. I didn't see this in the transaction history until after I made the second payment and they did the same thing. I called and after being on the phone forever, I had to basically give a lesson in how mortgage payments are applied. They told me it would have to be researched and that it would be about five business days to resolve it. I said that was unacceptable since it was clearly my mortgage payment amount(s) and asked to speak to a "supervisor." Finally someone came on saying they were a Supervisor and told me the same thing but would try to "accelerate it" and would call me back the next day to verify that. Of course, no one called. I checked on the website and both payments had been reversed out and put as payments. It didn't look like they applied them correctly to principal, interest, and escrow but it didn't say those were due any more.

I then looked them up on the computer because I didn't have a warm and fuzzy feeling. They were very rude with the first woman telling me they couldn't accept the "partial" payment because some people say they're going to pay and then empty out their checking account when the payment is due to go through. I said I wouldn't have thought of doing that in a million years. I think they try and keep you late so they can try and foreclose. I saw the website with over 900 complaints about them. I don't understand how they can get away with their practices. I received certified mail saying that if I didn't pay all that was due that they would begin foreclosure. I called again and they said that I owed an additional $3000 plus but couldn't tell me what it was for. I finally figured out that they were referring to my escrow which they thought I owed up front.

I explained how that is included in my mortgage payment. They didn't quite understand what I was talking about. They finally transferred me to their escrow department and they confirmed it was included in my monthly payment. I asked if I would be receiving a new escrow analysis (new bank) because their web site claimed it would be done again on September 1st. I asked about that date and she said "around that time." As of September 30th, I still had not received anything and there was no statement online. On October 1st, there was something listed as part of the bill. Of course, it's going up by $200 with no explanation. Have to call them back again. Can't wait.

Since reading all of the complaints, I have documented everything and have started a Nationstar file. I'm finally caught up but I paid one day early for the last payment and they applied it to principal, not my payment. Had to call again and speak to a Supervisor. Also, had to have them look at the way they applied my previous payments. Were all wrong. They finally reversed all and applied correctly after I explained how they should be applied. Very stressful. They said that I owe $12 for someone coming out to make sure the home was occupied even though I had told them it was each and every time I called. I don't trust them and think that something needs to be done about them. They are rude, incompetent, and shady. I'm sure this is not over...unfortunately.

My sale date for my home is today and recently as Tuesday this foreclose prevention a specialist said it was possible to get it delayed since all the docs was in. I'm so disgusted with NS poor customer service and they are not holding up to their word. The papers I read all said as long as you are in the process of a loan modification they will not foreclose on your home.

They lied. My home has been sold and Hector will not call me back or email me back. They strung me along to foreclose on this home because I also, after reading reviews last month, tried to do a deed of lieu and they denied that and I had to call over twenty times to get an update on that. I asked Hector, “Could I do a short sale and delay the foreclosure and try and get an offer rather than to foreclose on the house?” And he said, “If all the docs are in for the modification, you will be safe.” It's very illegal what this company is doing to me and numerous other people.

Despite talking to BofA and getting the account numbers and transfer data and then calling multiple times to Nationstar, they still say I am 2 months behind. The CS reps are rude and disrespectful. They treat people like old-fashioned bill collectors, not loan reps. I have never been late or short on my loan payments for the last 10 years. I have now had to fax the information to them twice. A BofA rep has spent over an hour on the phone on a 3-way call to straighten out this problem and after going through 4 people, I am no closer to getting this problem being fixed. Nationstar does not seem to employ people who have even a 10th grade education and even their "managers" just don't seem to be able to help. I received a letter from BOA in May 2013, stating my mortgage had been sold, and I should start sending payments to Nationstar as of June 3, 2013. My mortgage is due the first of the month, and the grace period is through the 16th. Every documentation from BOA states nothing r/t the loan would change. I paid the June payment 6/26/2013 , and then July's on 7/10/2013. They were not applied. I called and received a letter, 7/11/2013, stating to call, which I did. I spoke to someone named Lisa on 7/18 who apologized, stated she took care of everything and the next payment was due Aug 1 as expected. I paid Aug 7, 2013, Sept 9/6/2013. They all were posted from my checking just a couple days later.

October 2 in the am, I mailed out October's payment, and that afternoon, I got a harassing call from Nationstar stating "We are a debt collection agency. When can we expect your payment?" I told them it was mailed, and I did not appreciate the call. Furthermore, I am not in arrears, and this is a mortgage, not a delinquent collections account. I informed her if she called again, I would contact an attorney. Today, 10/7/2013, I opened my mail, and have a letter stating I owe $2,363.45 due 11/1/2013. It also states the last payment received was 10/1/2013? I have no idea what they applied on 10/1/2013. They have me scheduled to make a double payment, minus some unapplied funds of $20.31, which were in my account because I pay an even $1200.00 every month, even though the amt is only $1191.88. They clearly have messed up somewhere. They are idiots, and so infuriating.

I think they are shady, and I am furious with BOA for dumping mortgages, after getting bailouts, and making money off all of us. They are equally incompetent and greedy in my eyes. I tried calling BOA, but of course they forwarded me to Nationstar. It makes me want to sell my house and rent. BTW, has anyone researched Nationstar? Like who owns them? BOA? Is it a phantom company? What the heck!

Our loan was sold by BOA to Nationstar on July 1, 2013. We were awaiting an answer from BOA on whether or not we were going to be approved for the HAMP program at the time. We received these nice welcoming letters stating they are here to help in any way possible and that even if we weren't approved for the HAMP program, they had many other options. So we received our packet and all required paperwork, with the exception of bank statements, were faxed in on August 9th. We received another letter later in the month requesting a profit and loss statement. I RE-faxed it on August 26th. No word, fax, letter or email until I received a call from Jay **, "Dedicated" Loan Specialist, stating they still didn't have profit and loss statement. So I faxed it again late that same evening.

Long story short, Nationstar, rather ReconTrust, foreclosed on our home October 1, 2013. When I spoke with Jay, he informed me our file was in underwriting and the profit and loss statement was the only thing needed. I told him I had seen that there was a sale date for Oct. 1st and asked if it could be postponed until a final decision was made. He said it could be requested, but was not guaranteed that it would be postponed. All the letters I have from Nationstar state that "no foreclosure sale will be conducted and you will not lose your home" during the HAMP evaluation. Well, that's just propaganda because our home was still sold and we never received a formal denial. I've tried to speak to Jay ** to no avail. I emailed him and he won't respond. I spoke to several people in different departments: foreclosure, loss litigation and so forth. Basically, I've been told that what's done is done and get out!! It's out if their hands they say.

I plan on filing complaints with Consumer Financial Protection Bureau, Federal Trade Commission, Department of Finance, Attorney General and any other agency that can go in and properly investigate. My belief is that BOA is in cahoots with Nationstar. I had previously also filed complaints on BOA with the Federal Trade Commission. BOA called me the very next day, but shortly after, sold the loan to Nationstar to "complete what they started". I am now in the process of getting assistance through the REO Rental Initiative to see what our options are as far as a time line for evacuating. This has been an emotional roller coaster and my prayer is that the government will step in and stop these investors from putting innocent people out of their homes. I have all my letters and contacts if further proof is needed. Thanks for this opportunity to voice my complaint and hope that something positive results from it.

My mortgage was sold to Nationstar Mortgage from my credit union where I had automatic deductions set up so as to be worry-free about making monthly payments. When Nationstar obtained my mortgage, I sat down with my credit union representative and filled out a new authorization for automatic deductions to continue with Nationstar. The form was faxed to Nationstar that day. Several months later, I received a notice that I was behind two months payments. I went back to my credit union and we set up an automatic payment schedule through their bill pay service believing that since two months had passed without Nationstar implementing the automatic deduction service, they had somehow missed the message and I wanted to make sure payments were regular. To bring my loan current with Nationstar, I had to write a check for two months. I then took it to the post office and mailed it registered mail. I also spoke with an employee at Nationstar to let him know the two months' payment was en route.

Verification was made the two months payment had arrived at Nationstar and my loan was current. The next month , lo and behold, Nationstar implemented the automatic payment service! Great, except my credit union also sent a payment as we had arranged through their bill pay service. This means two payments were sent and I only had $200.00 to live on the rest of the month of Sept. I was able to speak to a customer service rep at Nationstar and arranged for one of the payments to be sent back to me. This customer service rep struggled to understand the situation. He actually said he'd send the amount back less $200.00! After I pressed him about that, and he consulted with a superior then agreed to refund the full amount. The checked arrived 10 days later.

A few weeks after this I received a letter from Nationstar stating the Sept. payment had been received, Oct. was paid in full (not true) and that my next payment was Nov. This caused me concern, as I felt they again had their wires crossed and didn't realize that the Oct. payment was not paid. Greater absurdity came several day later when I received another letter dated Sept. 30th. I quote: "Your loan is due for the September 23, 2013 and October 1, 2013 payments and is in default. The total amount due is $0.00. Nationstar Mortgage LLC would like to help you avoid a very serious situation. Unless this delinquency is paid by November 4, 2013, we will accelerate/demand your loan and begin the foreclosure process. You could lose your home to foreclosure."

It goes on, but this is the beginning paragraph and the most threatening section of the letter. Of course I contacted and spoke with another customer service rep about these poorly-worded and confusing letters. She confirmed that the Sept. payment was made, that the Oct. payment would be automatically deducted from my credit union account on Oct. 10th and that I should just ignore these letters, that the statement I owed $0.00 should have caused me to understand that I didn't owe and there was no concern.

I told her that the opening statements in the letter were clearly definitive in their intent, that Sept was not paid, Oct was nearly due and that my loan WAS in default. I also said that whoever creates these letters ought to have their head on a chopping block, as they cause great distress and worry to every individual that receives them. Further, these letters are poorly worded, not based on fact, confusing and bullying. NATIONSTAR MORTGAGE IS THE MOST DEVIOUS INCOMPETENT MORTGAGE COMPANY I HAVE EVER DEALT WITH.

Nationstar was not the company I had originally had my mortgage with but somehow they became the owners. Each month, I had difficulty with multiple issues such as strange fees that appeared for 'paperwork', misinformation on how and where to send payments, and lost paperwork when dealing with the insurance company in the escrow. I lost my job shortly after moving to a new location and renting out the house. After a series of issues involving the renters and repairs, my savings was shortly gone and I was scrimping to pay the mortgage with no renters in site. I struggled to keep up the payments and finally opted to give up the house to NM as a deed in lieu of payment. They accepted the offer and after nine months of their losing paperwork and excuses they finally finished the process.

During the process, they scared me into signing a paper saying I owed them over $2,000 and would pay it back in monthly installments. This never made sense to me and I kept telling them I wouldn't sign the paperwork on the loan but would for the deed in lieu paperwork, but as I stated they kept telling me I had to or the deal would not go through; pushing for it rather harshly. The attorney I spoke to (theirs) stated that if I didn't sign it, they would foreclose and my credit would be ruined. I finally gave in and signed it. Deed in lieu of payment means they accept the deed in lieu of any other payment. I didn't sell them the house so this couldn't possibly have been closing costs. Why would they do this? I still have no answers.

It gets worse from here. The system they had set up for payment had no online options for making payments. I would send in a check and it would somehow end up in the escrow account and then I'd get harassing calls telling me that I owed the payment. After talking to them on the phone, I realized that the only way I could make payments was to wait for them to call me to make the payment! I couldn't call them because they would only take a message and have the person taking care of my account call me back. I was at the mercy of random returned phone calls to make a payment! All of this on top of being unemployed. Finally after discussing the issue with a couple of friends, we came to the conclusion that this whole thing about owing money and payment options was fishy.

I stopped making payments and they supposedly sent the issue to a collections agency. This has never shown up on my credit report... not the loan, not the collections agency, nothing. I continue to get demanding letters and calls for the money from the collections agency and have now for several years. Please, will someone help me find a way to get this monkey off my back? It took me almost a year and a half to find a job and get my finances back in order but I have no intention of giving in to this harassment.

I paid my normal amount, they cashed the check & put the money in escrow because I did not include the extra $180. I finally talked to a lady named Pixie who tried to find out why the payment increased. She said it was because the 'interest was adjusted'. I said that the interest rate had not changed. Then she said it was the index margin that changed. That's not true either. The margin rate had not changed from 5.9%. She could not provide me any reason or any documentation on how this increase came to be.

My loan papers state that my interest rate is based on the Libor rate (0.395% in Aug. 2013) plus the bank margin of 5.9%. Add those two figures together & it's less than the 8.9% interest rate that I have paid for years. Therefore, my payment should not have gone up. My rate can't go up until the Libor rate & the bank margin exceeds 8.9%. I believe that this is a scam & I am meeting with an attorney tomorrow. HAS ANYONE ELSE HAD THIS PROBLEM? If so, please contact me.

After lots of emails, faxes & phone calls, it still was not resolved. Two weeks ago, in another phone call, their rep asked me to fax over my bank statement showing that the check had been cashed. I refused since I had already emailed & faxed front & back copies of the cashed check. She then offered to get B of A on a conference call. After asking me for B of A's telephone number, we got a rep who was able to resolve the issue in less than 3 minutes.

It was clear to me that this was the first time that anyone from Nationstar had contacted Bank of America for this info. That conversation led me to contact the Consumer Financial Protection Bureau. This would hopefully force Nationstar to respond to me & resolve this issue. I got a call from a Nationstar manager within 2 days. They had posted the payment to another account & would reverse the error & take off any late fees they had tried to charge me. Two days ago, I got a message from the Consumer Financial Protection Board that Nationstar had submitted their resolution of the matter. Amazingly, it was still incorrect - they had posted the wrong amount! I have now disputed it.

I agree with the other posters - document everything! Double check your payment history to make sure that payment amounts are correct. Contact the Consumer Financial Protection Board. While everyone was pleasant at Nationstar, it is quite clear that they have not been trained properly. They are definitely not equipped to handle this huge amount of B of A transfers.

I have been working on trying to get my paperwork for the HAMP program filed for the past 60+ days now and can't seem to get my assigned representative to communicate with me. Every time I call, I speak with someone different and when I ask to speak with my designated representative, they basically refuse to transfer the call. I am now requesting to transfer the deed in lieu back to them and just walk away from the property, and that seems to be a task as well. I am about to the point of just letting it go to foreclosure and just dealing with my credit being ruined by this company. I have also contacted my state senator to request their assistance, so we shall see if that gets things moving along or not.

In July of 2012 Nationstar, our current mortgage holder, reached out to us to refinance our mortgage. Our rate was at about 6% and they were offering 2.75%. We jumped at the chance. Plan was to move into a fifteen year fixed. A second mortgage is held by CitiMortgage. Nationstar claimed Citi had not completed subordination paperwork, requested extra appraisals (on our third) and in the meantime all paperwork and qualifications on our end were in order. Then they started sending back paperwork claiming missed signatures and other excuses. We sent copies of originals. Fourteen months later they still have not closed the loan. When this started we had a barely underwater mortgage and now who knows?

Today they offered a refund for the first appraisal as compensation if we walked away. Their decisions have left us with a 22 year mortgage instead of a 14 year mortgage. Pretty big deal when you are in your early 50's. Even after 14 months Wayne ** said he did not expect the loan to close in 30 days, a time frame we shared as the deadline before we seek legal counsel. This coming week we will allow the third appraiser to walk through our house. Nationstar still claims the rate will be 3%. Big deal if they don't set a closing date. The loss of the 3% rate translates into tens of thousands of dollars. For the record, we continue to make mortgage payments to Nationstar; always on time! We made a commitment.

I'm writing this letter to dispute the denial of my HAMP loan modification. On approximate July 26, 2013 I sent Nationstar my (HAMP) packet for the Home Affordable Modification program. When I spoke with a Nationstar representative by the name of Anthony **, he informed me that I do not qualify for this modification program because I'm current on my loan. When I was told this information I was a little confuse because it was my understanding that under this program I would qualify due to financial hardship.

After sending in all my documents, my file went to review with an underwriter approximately August 26, 2013. On September 12, 2013 I called Nationstar to check the status of my loan modification and spoke with Paris **, who is my 5th dedicated loan specialist. She informed me that the underwriter did not receive my file until September 10, 2013. I told her that this is not correct. I have documents that showed that the underwriter had my file since August 26th. Approximately two days after I spoke to Ms. **, I checked Nationstar's website and discovered that my loan is now escrowed. My loan has always been and should be non-escrowed.

On September 24, 2013 I check Nationstar's website to see if there were any updates on my loan modification. I discovered my modification was denied because "there are other possible alternatives that may be available to you" i.e. loan modification, deed-in-lieu or pre-foreclosure sale/short sale. Deed-in-Lieu and foreclosure/short sale is not acceptable because I want to keep my home. I tried to reach Ms. ** several times through her extension, but the calls go directly to customer service. In my final attempt to reach her on September 24, 2013 I was transferred to a loan specialist named "Anthony **". He notified me that my loan modification was denied on September 20, 2013 because the escrow would have been more than the principal and interest payment.

As I stated, I would like to keep my home and ask that NationStar review my file again and hope you can provide a loan modification. Thank you.

Like many of the complaints listed here, Nationstar Mortgage (NM) took over the servicing of our mortgage and promptly created 2+ months of stress, frustration, anxiety, and lost family time. My purpose in writing this is to assist others in this ugly process of compelling NM to fix their mistakes in a timely manner and present an option for paying your mortgage that minimizes NM's involvement with no fees or costs.

    1. Document every contact, date, time, person, ph#, and email that you have with NM and summarize the discussion; 2. Contact the Consumer Financial Protection Bureau (CFPB) at http://www.consumerfinance.gov/ or (855) 411-2372 and submit a complaint; the sooner the better; 3. Contact your State Department of Finance (whichever state you are in), and submit a complaint; the sooner the better; 4. Start a paper file and an email file very important.

I battled with these mostly polite representatives through NM's inept and incompetent system for a long drawn out month and was getting nowhere. I decided to contact the CFPB and my state's Consumer Protection Agency and submitted complaints detailing the issue and all the communication I had with NM. This is where my files and documentation really helped. Within days I had official letters and emails from NM management stressing how important I was as a customer and that they would get to the bottom of the issue.

They finally did correct their errors and fixed our account over the next 2 weeks. All was clear sailing; however 4-5 weeks later we received a foreclosure notice in the mail from them. I went through the proverbial roof. I called their customer service # and they had no record of sending the foreclosure notice (shall we say excessively appalling system). They did track down their mistake again and sent me another apology letter (always require them to send one).

I now have set up a separate checking account with my credit union at no cost (they were extremely helpful in assisting me with NM - credit unions usually are), for my mortgage payment only (no checks were ordered or used). I deposit our mortgage payment each paycheck into this account automatically (10th & 20th) the month before the mortgage is due. Then through the credit union (very important) I have the mortgage paid two days later automatically. This auto pay is not through NM system! They cannot draw from the account and mess it up.

Since my mortgage is due the 1st of the month, I am actually paying it a few days early. This means the principal is paid off a bit earlier (less interest paid), and it affords me 2+ weeks to check NM online to make sure everything is correct. Through the credit union's system I can also send extra principal payments $10-$20 bucks every once in a while. Try it, it's kind of fun. You may need to notify NM through an email that any extra $ are to go to principal. I most truly hope this helps.

Nationstar employee is not professional and does not know how to resolve issue with customers. Also why Nationstar keeps calling me on my cell phone and informing me when I can be able make next payment. I always pay my mortgage on the first of each month and they keep calling me on my cell phone that payment is late.

I think Nationstar should hire more professional people who can resolve issue with property taxes, insurance, who are able apply payment without any issue, who can speak with customers professionally, who can manage any account professionally. Nationstar should stop calling me on my cell phone when I can make next payment. Nationstar should hire people who are able work with customers with professional manner.

Nationstar bought up 500 home mortgages at wholesale and when the time came to turn them over to other mortgage companies they refused up until the last minute. Our mortgage was sold to them Consumer Real Estate Financial on July 8, 2013. We qualified for a down payment because of my disabilities; we're seniors and we have an adult daughter who is also disabled. We were suppose to close on or before September 1, 2013. We waited and e-mailed and called constantly to our real estate agents as well as CREFCO. We were told they were waiting to hear from the underwriters.

We had already given our 2 months notice to our landlord and promised to vacate the apartment by September. We had packed up most of our belongings and was just waiting to close the deal. The sellers moved out to start their new life and everyone was excited. The day of the closing we heard from no one. No one could be reached. This is when the nightmare begin. We did not know what to do.. We have always paid our rent on time, never late so the thought of being evicted and having little or no family in MI was very frightening to say the least. I have never been without a roof over my families' head because we have always worked hard and provided for our family.

We heard nothing from CREFCO. The only one that kept in constant contact was our agent at RE/MAX. They called, we called. They e-mailed, we e-mailed. Nothing. Finally around the 6th of September we met our agent at RE/MAX and everyone got involved to help. Our agent's boss called several times to several people from the office and one of the loan officers at CREFCO sent an e-mail stating the underwriters at Nationstar said the down payment for FHA Loan Programs had end. We were told we needed to asked one of our relatives for a gift to help with the down payment. They had already taken $500-600 dollars from our account for an FHA Appraisal; $350.00 to $400 for a Home Inspection that no one bother to check with me about the findings and a $1,000 deposit to hold the house. The sellers had agreed to a 6,000 dollar concession to help with the closing cost.

We have no idea what happened to this. We had to fax over 500 copies to CREFCO. Most of the copies were copies we had already sent. Ink and paper run up into hundreds of dollar. Everyday I had to get up day and night faxing documents, sending e-mails, making phone calls. My hands and feet swelled up from all the sitting and standing with 4 different types of arthritis all over my body. When our family members gifted us the money and they verified their incomes, checked into all of their financial business they were still not willing to close. We had to get about 4 extensions from the sellers. The landlords agreed to let us stay from the 15th of September to the 30th of September for $707.00 dollars. The sellers agreed to the last extension of September 27, 2013.

We were told that everything would be settled by then. All they needed was us to send the bank statements from our banks again, our income tax statements from 2011 and 2012, insurance and tax statements, a reason why I was paying my eye doctor 10 to 15 dollars a month, a reason why I was paying a man $45.00 to cut my grass every month. Anything they could think of. Then they said I did not pay income tax on my Social Security disability. It was there on my 2011 and 2012 income tax statement. She checked it out and found it to be true and I also reminded her that medicare takes out 1200 dollars a year also. They asked me to give them permission to get a copy of my income tax statement from internal revenue. I did but now they want me to unpack hundreds of boxes and find the tax forms and fax them to them again.

We were told we needed 4,700.00 in our bank account to close when it was $3585.00 before. Now they suppose to have everything they needed and the underwriters would approved and we would be able to close but all the paperwork I faxed them was not clear enough to read. Well, they took all my paperwork to our agent and he e-mail it to them. We have not heard not one thing after this and today's date is 09/27/2013.

We have filed a complaint with the BBB on the 22nd of September. We heard from Nationstar and they told me they have never heard of CREFCO and they do not have our mortgage. We know that's not to be true because Nationstar has tried to get us to sign documents that would alter the original contract making us pay a higher rate of interest. We did not sign nor return the papers. Now, if we are still in the apartment by September 1, 2013 we will have to pay an estimated 1500 dollars a month and lose all the money we have invested in this and we will have to start all over again. After the findings of the BBB who I cannot understand how they can be accredited by them and have over 950 complaints against them, we plan to sue to get all the money we have spent, file a class action suit, a civil suit and suit for pain and suffering against this corrupt company.

I am so fed up with their incompetence and deception. BoA sold my mortgage to Nationstar earlier this year (I wasn't given last right of refusal). In spite of my concerns over their extremely unfavorable public ratings, I chose to give them a chance. So the first call was great. I found out I could refinance into a better rate and term with very little cost. All I needed to do is gather personal financial statements and complete and return the documents so I did that promptly (via scanned and confirmed-delivery email). Well I didn't hear back for several weeks and was concerned that a delay could potentially lead to not getting the rest interest rate. In fact, they didn't call me at all so I called them. I was promptly referred to the "status" department who took my complaint and assured me a manager would call me within 24 hours and would also receive an email confirming our conversation. Well neither of those promises occurred.

However, 4 days later, I missed a call from Nationstar and was completely angered when the message said, "We understand you might be interested in refinancing your mortgage. Please call me back and I will explain what documents you need to initiate the process"!!! Are you kidding me?? Call you back? I decided at that point I would email them through their website venting all of my frustration. So what happens next? No responses to my emails. However, I suddenly received an overnight FedEx envelope containing the same original blank documents that I already sent in. Not long after receiving these documents, the calls started coming in asking when I would be completing the forms so we can initiate the refinance process. I emailed them again saying, "In the event you are doing anything with my original refinance request, STOP IMMEDIATELY." Once again never got a response. I have never dealt with a mickey mouse operation like this.

Now I made the best choice to refinance through another bank but lo and behold, I received a letter from Nationstar saying since they weren't given 30 days notice of the payoff then they will charge me a full month's worth of interest, NSF Check Fee (for what reason???), Mortgage Insurance Fee, and will retain my escrow until all funds are received. How can this even be legal? This company needs to be investigated. I will fight this. They are not going to win this battle.

Lastly, I always make my mortgage payments and take full advantage of the grace period. This is simple math. You hang on to your money until the last minute as it's your right to use your cash flow to your advantage. The banks have not earned the right nor do they deserve to benefit from consumers paying early. Well right from the beginning, Nationstar started calling on the very day that the payment was due saying this is an attempt to collect debt as my mortgage payment is late. I also received a letter just last month (two days before the payment was due) threatening me that they are holding funds until the payment is made in full. Huh? Are you kidding me?? Who do these people think they are??? This infuriated me to the point my blood was boiling so I called them expressing that I am extremely angry over this. Their response... "Oh we are sorry. Your payment isn't late... We just automatically start calling when the payment is due."

People, please hear me out. Walk, no, RUN away from these people as quickly as possible. It will save you years of grief.

When I asked to speak to her supervisor she put me on hold then she came back and said she was having 3 other people look into it so can I continue to hold. So I held on for another 10 minutes only for her to come back and tell me once again that my mortgage is not escrowed. Once again asking for a supervisor was placed on hold and then disconnected. Nationstar does not want to short sale. Why???? Due to unforeseen circumstance on my end, Parents deaf unemployed, Divorce and moving out of the area and the condition of the property and its current value in the Tampa bay area, I could no longer pay the mortgage on a rental property so I have been trying to short sale for 6 months, now working with a realtor and title company and cash buyers.

The original first loan was BOA which I guess got sold to Nationstar. The current balance on the the first belonging to Nationstar is 49k. It also has a credit line of 45k. This is through BOA. I had a cash offer for 32k so I submitted all documents needed for short sale and there is a lot of them to Nationstar and BOA. Nationstar kept asking for same paper work over and over but I comply. Nationstar has counter offer for 45k and they are not budging. Original offer was 30k, buyer counter offer for 32k so there is no deal. The kicker is BOA being the second responded well and pretty quick to my surprise. They will take 3k for the 45k and release the lien and forgiveness of debt.

So I am a bit confuse why would Nationstar take the offer and not let it go into foreclosure which involves cost of attorneys taxes insurance and upkeep well maybe not the upkeep. It seems they prefer to foreclose on it at a much greater loss. When the property goes to auction they will be lucky to get 15k at best not to mention everyday that goes buy property condition get worse and worse might not even find a buyer for as it is surrounded by abandon home. Maybe this is the reason there are so many abandon homes in bad areas that investor would not touch you think!

The property is worth 30-40k at best its probably been strip buy now because its abandoned and in a bad area in Tampa and we all know what happens to homes in bad area. Any help or suggested would be greatly appreciated.

They also overlooked an additional payment for our insurance that we increased. We called then to advise them to make the payment as our insurance company sent us 2 notices of non-payment. Nationstar then overpaid, leaving a shortage in our escrow, causing us to do all the paperwork to get reimbursed by our insurance company and then pay back into the escrow. We also tried to get our interest rate lowered; however, in the end, it would have cost us more money than keeping the interest rate where it is and applying more money to the principal. My confidence in this company is low and we're just looking to pay off this mortgage as soon as possible.

It is taken directly from my checking account and I have a confirmation number and it also sends me an immediate email with all the same information. I do sometimes have to make the payment late, so that costs me an extra $9.95, I think it is, but I'm okay with that. I hope to get a payment ahead and then start working on the principal to get this thing paid off as we are almost down to $19,000. People do get into situations through no fault of their own and it really is heartbreaking that this company treats them so bad. Why? No one there seems to know. It took 2 months to get them to figure out their error and when they finally did, instead of taking time to appropriately recalculate their own mistake, they refunded payments to my actual insurer (!?!) and placed my property in foreclosure. After another month of calling (you can never speak to a supervisor, or a manger, or the same person for that matter) they have now caused my tenant to consider moving out because they told him the property was in foreclosure.

They hit my credit during a time when I am in the middle of another property purchase. During all of this, I've been transferred an untold number of times between customer care, escrow, insurance, and any other department they can push their incompetence off on, so as to delay fixing their self-inflicted problem. This has to be the singularly most incompetent group of people I have ever had the misfortune to deal with and at the first possible chance (after an attorney gets done with them) I will refinance and never deal with this group of morons again. I couldn't find one positive review!

So I called my loan officer and told him I had serious concerns about his company. We discussed my concerns. Some of his answers made sense but some did not. I told him I was concerned because I have great credit and we just want to pay off our home earlier so my husband can retire and I don't want to risk either. And since so many people said their credit was ruined by their practices and unwillingness to correct problems, I decided not to proceed with the loan. I told him my gut feeling tells me this is not the company I want to go with. He told me sometimes you need to go with your gut feelings. I took that as a confirmation that I was right. Thank you to all who posted your experiences! I believe your posts saved me from making a huge mistake!

I have issue with this company. Nationstar Mortgage can not manage my escrow account. After all reading story in this website I rather manage my escrow account myself instead Nationstar. I heard this company does not paid property tax, insurance on time, apply payment correctly. I read story about this company and sound like this fraud place and should be stop ASAP. Why Nationstar should return back monthly mortgage payment to homeowner if homeowner paid on time monthly mortgage payment? IN A NATION OF LAWS, CONTRACT AND PROPERTY RIGHTS, THERE IS NO ROOM FOR ERRORS.

We read Nationstar's refinance plans and we applied to refinance with them. They got all our information and told us that the process would take a month (approx). After three months we start to inquiry about the status of our application and they gave us some excuses. After the four month nobody returned us a call or an email (excellent customer support, right?). This company practically made us lost the rates that exists when we starting the process, and our time and effort. Save your time. DO NOT DO ANY BUSINESS with NATIONSTAR Mortgage.

Very similar cases among all of these complaints. Mortgage was at BOA - always on time, no issues. One day oh we are selling your mortgage to Nationstar. 1st month they put my payment on someone else's account, said they could not find it, charged me late fee etc..... It was pure hell. It took 6 of my friends to call in as me to talk and request a manager to get this mess they created straight. Poor customer service. They always argue with you and then you explain issues how do they not know what a VOM is or a payoff request! I sold my place to never have to deal with this horrible evil company associated to Wells Fargo by the way.

I have this company calling me all the time from 7am till 11pm. Telling me "we have some important info about your mortgage" or “your mortgage is past due" or calls and asks, “Is this (my name)? If so, please call 1-800…about your mortgage" and this is not a phone call. I have received calls on my cell, home and wife's cell, not once or twice, but I have had 10 calls in one day as some, one after the other. I also get calls, not animated, but a real person asking, "If this is (my name), when are you going to pay?"

My contract states that I have through the end of the month to make my payment before it is "late" and through the 15th before late charges can be applied. So I have been getting called during the first week of the month with this harassment calls. I have stated I get paid at the end of the month so they have to wait like I do. This has fallen on deaf ears. I have sent e-mail stating the same and it continues; calls all the time...even on Sunday morning. This company truly sucks. Please contact me when somebody can figure out a lawsuit against them.
