Great work Caliber Home Loans and Carter **. Carter and Caliber staff worked super hard to first refinance me to get out of divorce debt in February and then helped me get into a lower interest rate and lower payment recently. I’m very appreciative to be able to get back to how I was before and pay off credit cards each month. Thank you!

Caliber purchased my loan from my original finance company about 18 months ago without my knowledge and I’ve experienced numerous problems with their tinkering around with my banking and insurance accounts. Latest issue is with their escrow dept. It is so disorganized that my insurance agent (State Farm) told me that thing looked very shady and I should switch mortgage companies. I’ve talked to 3 different representatives that all swore up and down that they would call back and never did. Each time I’ve called it consumes at least 1 hour of my time and it’s very frustrating.

Hi William, we sincerely apologize for this less than satisfactory experience. If you are unable to reach an agent, feel free to message us and we will do our best to assist.

Good Morning, My husband, Michael and I, had the pleasure of working with Shannon & Tiffany, at the Vero Beach office. We were nervous first time home buyers. Shannon with Caliber was recommended to me by a Realtor. I was hesitant to contact her at first since I was treated badly at the beginning of the year by a different loan officer at a different loan company. I decided to contact Shannon and "pour my heart out" and provide all of our information. Lucky for us, Shannon replied and our adventure began!
Shannon and Tiffany communicated with us on what we needed to provide and also assisted us when we were not sure of how to find certain information. Being Italian and able to talk (and type) a lot, long story short: We were able to place an offer on a home I was in love with since February 2019; the offer went to accepted; then all the in betweens went beautifully; and...we closed on the home, November 14th! It was a journey but one that I would definitely take again as long as we can have our Dynamic Duo! Shannon isn't only beautiful on the outside but also on the inside, from her head to her toes. :) Thank you so much for everything! Merry Christmas!!

Good customer service, But a lot of my time got wasted by repetitive items being asked! Maybe this company’s new, I have had at least four houses purchased, but none of them asked me so many questions so many PaperWorks and so many items repetitively. The good thing is that they got the job done, later than promised but done! I’ve never been late on my payments and as a matter of fact I am paying double the amount of my first mortgage and they can see that in your credit report. They have to go through guidelines Fannie and Freddie Mac! Then the writer in this company I’ve asked me 30 times for the same thing over and over. Overall happy. I got my dream house and no complaints anymore. But I wouldn’t go with this company ever again! FYI their sales agents are fantastic great people.

Stewart Title Company wired the money for our old account with your company. Your company took the phone number instead of the account number. Your company could not find the account, so you just set on it. Because of this lack of following up on the error, several times (phone calls and letters) kept on demanding the monthly payment on the old loan. Even to the point of stating the old loan would be turned over to the collection department. I was up in arms about being accused of lack of payment when your company dropped the ball and did nothing to clear up the mess. My husband had to get on the phone and demand for the situation be cleared up. By the way, no one not anyone said sorry for the errors that was made. I recently got divorced and had to remove my ex wife from the loan via court order. My mortgage attorney contacted Caliber on my behalf to have my ex wife's name removed from the loan. Not only did they tell my attorney as well as myself a modification would remove my ex from the loan. But every time while waiting for the application to be accepted I called and made it a point to ask each rep. that this was sure to remove my Ex's name from the loan itself. Lo and behold after the modification is complete. Her name is still on the loan.
I asked for review of all phone records and a copy of the transcripts and got told they refuse to give me any information and will only hand them out under a court order from a judge. Now I am in contempt of court and have lied to a judge due to caliber lying to me as well as my mortgage attorney. I spoke with Mr. ** in the Texas branch and he refuses to offer any proof of the recorded conversations other than, "We are right. You are wrong." Sounds like a cover up from his end. I started communicating with Mindy at the San Marcos office on August 20, 2019 and my last communication with her was on December 6. The loan process would still be going on had I not finally decided that I didn't want to jump through any more hoops to get the house I was hoping for. The amounts needed in my bank account kept changing, the closing costs and down payment amounts kept changing. She even requested access into my credit union account so she could get into it. This was one of the worst experiences of my life. The seller was willing to change the closing date three times because Caliber kept coming up with more costs and monies needed, the last request was that I withdraw funds from my bank account that they told me I had to have in order to qualify and they still didn't qualify me to meet the third or fourth date set for closing.
I would never, ever recommend Caliber Home Loans and I certainly would not recommend Mindy. She became very condescending and very rude during the last few weeks of trying to get the loan finalized. Every time she requested documentation, more money, or more information I was on it. In my opinion there was no reason for this approval to drag on for almost four months. I believe she mishandled my application in every way possible, including having family members lie about funds gifted to me and having me lie about funds I had personally saved up. What a stressful few months I've gone through to end up not getting the house I chose and having to start over in order to buy a home. She even had me wire funds ($14,412) to a title company and keep it there for two weeks before she told me to request it back so they can approve me. Very unhappy with Caliber.

They say all the right things but then something comes up or happens and they need more time or money. We were upfront with them on the property we were looking to purchase, I was preapproved so we put in a bid, paid the appraisal fee and escrow. Suddenly I'm not qualified, lets make some changes that raise the closing costs. Get qualified again, then sent to underwriting before appraisal is ordered. Then the appraisal fee changes 3 times (paid $600 initial, then raised to $775, then $975) with the excuse that no appraiser in the state will go out there so they had to give more to get one to say sure give me $1000 and I'll do it in a month. Then a week later they come back with, "Sorry we won't lend on the property". Even my realtor says we were strung along and that everyone did everything they asked, presented every last document requested etc. All we get is sorry, you'll be refunded your appraisal and escrow within a month.

Customer service is the worst with this company. First, they want to charge you $3.50 to make an online transaction that saves them work. Second, when they took 9 days to cash the check I sent to them on time I ended up cancelling it and paying their online fee to avoid a late charge, then they decide to charge an NSF fee. I cannot wait to change companies.

One piece of advice I can give is just go to a real bank. I found out later that my pushy lender was the branch manager. I refinanced my home in September, 2019 with the same lender which is Caliber Home Loans. I was told that I would be getting my escrow money back at closing however they conveniently shorted the final payoff amount to the amount I had in my escrow account. Which means they took my escrow to make up the difference so that I would not be getting a refund. I never received a final payoff amount from the title company or lender so I took the closing documents for the gospel (good news). Fourteen hundred dollars will not make or break me but the fact that more than one person lied to me makes my blood boil. As a retired Marine, integrity is rooted in every Marine. So you can imagine how I might feel when violated.
If you're shopping for a mortgage lender whose employees represent integrity, honesty and moral courage, you might want to bypass Caliber Home Loans. Even giving the opportunity to make things right, they still chosed to endorse dishonest employees. They do not have your best interest at heart. It's all about money and numbers. They will respect you to your face while lying to you at the same time. Unless you're are a realtor or mortgage broker and are familiar with the many documents do not enter into any contract with this lender. This is a VA loan as well. BUYER BEWARE!! Do NOT use this company for your mortgage needs. They have screwed me over and over. First they took so long with the beginning process and paperwork that I wound up with a higher interest rate than originally quoted. Then, 6 months into my loan THEY called ME and offered to refinance my loan for a lower interest rate, thereby reducing my payment - with NO MONEY DOWN. I initially worked with Donald ** who ASSURED me this would be done. I had to shell out the money to have my home re-evaluated. Next thing I know, I'm getting phone calls that they wanted $8000 for closing! I told them to review the phone conversation where it was discussed that it was no money down. They didn't want to hear that.
When I was trying to inquire as to what was taking so long, I got no return call and then received a letter in the mail stating that my application was withdrawn .. BY ME. I tried calling to discuss the matter and nobody would return my call. Then, when I try to make early payments in my effort to reduce my compound interest, I'm told that they don't allow that to happen.
There's no option for it on the app or on the website and if I make a payment over the automated system or directly to an agent, my funds will just sit there on hold until the balance is received where at that point, the whole balance would be combined to make the payment in full; otherwise, my early payment would be completely applied to principal or escrow - neither of them being an option I wanted! This does absolutely NOTHING for the customer. NOTHING. They are a HORRIBLE company to borrow from! TAKE YOUR HARD EARNED MONEY ELSEWHERE! This company does NOT have your best interest in mind. Loaning from them ONLY benefits them and NOT YOU!

Then closing got delayed 3 times for Caliber purposes. By the time we purchased our home we were over it... Then we decided we’d sell, just to find out there is a lease on our property with a windmill company we didn’t know about. This prevented the buyers from getting a loan. Our loan specialist said she didn’t know of any lease. Then corporate tried to cover their tracks and claim they knew about it. We sent thousands of dollars to recast our loan that required a brokers opinion instead of an appraiser. Caliber's broker appraised our home for $40,000 LESS than we paid for it and kept our money saying we did not qualify. Our property had INCREASED $80,000 according to market research and it took months of numerous phone calls and a threatening letter to their President to expose this practice (because we are sure they do this nationwide) before we got credit for the money sent. We continually get marketing material from them to refinance. Instead we will never do business nor recommend them. The first/original closing was also an incompetent nightmare. I go to change my payment method to debit payment and the "transaction" fee for that was $8.00!!! ! Wow.
Please make sure you always read reviews and that they are current. I will continue to pay a fee UNLESS I do autopay. That scares since many reviews stated Caliber will continue to draft your bank account and NOT REFUND ANY MONIES COLLECTED IN ERROR BY THEM! Unfortunately, I am part of the population that pays by debit, I don't even have checks! For 1 payment a month because everyone else TAKES DEBIT PAYMENTS and THEY DON'T CHARGE EXTRA! In conclusion every month I get to pay extra TO CALIBER in "transaction" fees or pay extra for checks, stamps and envelopes YAY me :/ GRRRR conclusion.

Caliber is the most unprofessional, dishonest mortgage company I’ve ever dealt with. We were customers already so we refinanced our mortgage through them. They repeatedly told me lies when we spoke to make sure I went through with the loan. They lied about not having any closing costs, about being refunded for the title fees, etc. I was told that my payment at closing would be for my August 1 payment and that we would not have a payment until October. As soon as we closed they sent me a bill for September. When I made them aware of the error they blamed me and said there was nothing they could do. What kind of a company swindles their own clients! I am beyond disgusted! This company should be shut down.

They will also refuse to refund any fees you incur from your bank or new lender due to the fact your account is now closed.. Even though two representatives admitted they screwed up they refuse to refund me the almost $100 I’m out because of them! Will never use again!! Very shady!!!

Bernie Madoff is more ethical and more trustworthy than Caliber. We started working with Caliber almost 30 days before our initial closing date. We were quick to supply the underwriters with every piece of information they needed. The appraisal came in right where we needed it to, and within plenty of time. We signed our CD's and our loan had been processed and approved through their internal "Final Review".
When it came time to send the closing package to the title company, Caliber all of a sudden required an additional verification of employment. It took them 3 days to tell us they were having a hard time getting in touch with the employer. Once this was brought to my attention I was able to resolve this with 2 hours. Again another 2 days passed and Caliber still had not sent the closing package to the Title company.
The day before our scheduled closing they told us that our loan had to go back through Quality Control. It was then sent to their management team. The following morning, 45 min before we were supposed to close, we were told that Caliber wasn't going to approve the loan. This was after they had 3 FULL WEEKS to process all the paperwork, it had passed Final Review, and 2 rounds of Quality Control.
Not only are they EXTREMELY disorganized, they're unethical and unprofessional. When our loan fell through with Caliber, we were recommended another lender by our Realtor. This new lender was able to SUCCESSFULLY close our loan within a week, our CTC came in $200 less than with Caliber and our monthly escrow was almost $80 a month less. DO NOT USE CALIBER!

Caliber (fna Countrywide Financial) is a sham conduit for Bank of America who illegally and secretly cash your mortgage payments. Caliber and BOA forge your Notes; internally default loans, steal performing loans from GSE and defraud borrowers at any opportunity they can. BOA does not need your mortgage payments - they need to foreclose you. This is the only way they can cover for fatally damages Titles. Ask Caliber for a copy of your Promissory Note with Assignments - and they will send you a poorly forged document where some non-authorized party will assign it to unrelated "creditor" - in the most unlawful manner.
I just got mine - total FORGERY. A "Collateral Shipper Jordan **" assigned my Note to Caliber at the day of closing while Caliber lied that they "purchased" my loan from the original "lender. All this fraud is covered by National Fidelity Title dba Black Knight fna as DocX who massively forged mortgage documents in 2008. This will be the first company review I have ever written. I am not easily disgruntled and candidly don't have time for this. However, Caliber is now responsible for the worst customer experience I've ever had. I would recommend you use any other company besides Caliber. Caliber's error costs me hundreds of dollars and many hours of my time. After completing Caliber's convoluted PMI removal process, I was told that they didn't have an appraisal from the appraiser that THEY sourced. Their response? "Tough luck, start the process over and we will be taking zero financial responsibility for our mistake". Usually, these kind of things can be resolved by talking to a manager. Not the case with Caliber, as the manager was unhelpful in answering very basic questions. About 2 minutes into our conversation it became clear that he had no defense for Caliber's failure, but that he was going to remain steadfast insisting I pay for it.
Two big takeaways from my experience with Caliber:
1) Caliber feels no sense of accountability to their customers. All companies make mistakes. Very few of them refuse to acknowledge and remedy those mistakes.
2) Caliber has absolutely horrible back end processes. It is unfathomable to me that the company could contract an appraiser to appraise a customer's home, and have exactly zero record of who is doing the appraisal and when they are doing it. That is sloppy at best and gross negligence at worst.
There are all kinds of mortgage lending companies out there. The chances of finding one with better processes than Caliber are high. The chances of finding one that doesn't ask customers to pay for company mistakes is almost guaranteed. I recommend that anyone considering Caliber consider my experience and take your business to a company that will value your business and deliver a pleasant experience.

I said I was almost done so why risk the one I had almost complete and start all over. I was ASSURED that if Quicken could do it, so could they. And save me money. Even with the savings, I was almost done and did not want to risk it. He ASSURED me that he could make it happen.
Two months later they turned me down. Now Quicken wants me to restart the whole process. Now I have less money in my personal and business accounts so I do not look as good to Quicken anymore. The beginning of our home mortgage process with Caliber went well: Lots of promises were made, made us feel confident, he kept us informed, he answered all of our questions. Towards the end we had to fight to get information from him, we had to do a lot of the leg work ourselves, he lied to us about the status of our closing, he kept telling us that our final numbers would go down from each disclosure we signed but it kept going up, we were disappointed in what he charged us in the end, especially after poor service.
When we went to finally close, no one showed up to go through it with us, our paperwork hardly made it in time for closing and it was not what we expected whatsoever. By the sounds of it from realtors we worked with and the title company we used, Caliber has had a few instances like ours recently. I would never work with this company again and maybe one bad apple is ruining the name for this company, which is sad. But one bad experience is enough for me to not want to even buy another home.

The mortgage arranger and her assistant seemed really nice and great to work with but as we got closer to closing it became more and more clear how little they had paid attention to anything. First, even though I had given them all the contact information and even connected them via email with my insurance company, out of the blue they contacted someone else and a whole slew of confusion began. It seemed to be one thing after another like that. Then towards the very end their processor started asking for somewhat ridiculous information. They wanted proof I could work from home/remotely. Okay.
My manager wrote a letter. I sent them a PDF. They then emailed him and wanted him to copy and paste what was in the letter and email it back to them with an a company signature. Mind you, this was VP at a tech company. He correctly told them that an email signature was no sign of anything and certainly no security. This person persisted. But to make matters worse/weird she ended every sentence in her emails with a smiley face emoji. And her own "email signature" was a big purple cursive signature that had nothing to do with Caliber (only proving that they are meaningless). Next she wanted proof that I paid for a car with cash. They requested the sale order. But there is nothing on a document like that that proves anything. I learned from the car dealership that the car registration clearly shows if there is any other lien holder and that's all they really needed. They attributed all of this to government regulations.
I'm happy to provide all the necessary paperwork. But this went way beyond government regulations. And then they asked for one more month of bank statements. Totally fine. But clearly an oversight on their part. Something like that should have been found days earlier and requested. They used no discretion when evaluating the situation. It was a ton of stress for nothing. Then the house closed 3 days early. When I got to the signing I found out that the house was closing the very next day. Though it was a welcome surprise it was very weird. When I emailed them about it they told me they had planned that all along but didn't tell me. Huh? They emailed me that the house had closed 4 hours after my realtor had emailed me and given me the keys.
Lastly, there was nothing in the closing documents about how to pay my mortgage. This is my 5 home purchase. With all the other companies I've worked with there was information at closing about how to sign up for electronic payment or a coupon for the first payment. Nothing. I still have no idea. I tried to go online and sign up but their site doesn't recognize any of my information. I don't recommend them.

When I send in extra payments to pay off additional principal, they kept applying the extra principal into the next month's payment. Let's say my monthly payment is $2000, if I send in $4000, they would apply $2000 for the current month, and apply $2000 to the next month's payment!!!! So I tried to send in less than double of the monthly payment, say $3000, they apply $2000 for the current month, and then makes the $1000 as a partial payment for the next month!!! And make a note in the statement that my partial payment is not consider completed and I have to deal with it.

Charlie from Caliber Home Loans went above and beyond to help me purchase a home. He is an expert with FHA loans. While other loan officers will give you pre-approval letters, at the first sign of an obstacle they will drop you. After I had given the earnest money for a home, a previous loan officer wrote me a email that made me think I had no chance of getting a home. Another loan officer after my contract was accepted by the seller, just stopped returning my phone calls without any explanation, prior to this he was calling me almost every day. The seller's real estate agent had to sent him an email to which he answered he was not able to give me a loan.
When you first decide to purchase a home, you go online and look at different mortgage companies to see how much home you can afford. From there, the loan officers get your number and a large number of different loan officers will start calling you, and promise you a mortgage loan if you pick their company. I found out the hard way that it is easy to get a pre-approval loan but they will drop you if they have to work hard on your case. I was not buying an expensive home, it's just not worth their time. I was trying to get a modest FHA loan. Just be careful because every time they check your credit, your credit score drops and they don't go through with the loan. I was naive, they hand out the pre-approval letters without standing behind their promise.
There was some mistakes on my credit reports that needed to be fixed and Charlie took the time to counsel me on how to fix my credit reports. He was always available to talk on the phone, in the evenings and on the weekends. He will make you feel as if you are his most important client. When we refinanced with Caliber in early 2016, our title company miscalculated our insurance and property taxes. We refinanced to a rate of 3.375 from 3.575 APR for a savings of roughly $350 per month on our payment. However, we received a letter from Caliber in early 2017 that our mortgage was going up $900 per month to cover the depleted escrow. Now that we are caught up (2018) our payment went back down but is just over $100 more than it was before we refinanced and over $450 more than our refi payment. So we paid 8.5k to refinance to a lower rate and pay $100 more per month.
After the higher payment took effect to pay back the escrow, I was inundated with multiple phone calls (at minimum 10) from Caliber asking if I wanted to refinance, which I repeatedly declined because we refinanced with them in early 2016. I explained the situation to a customer service agent who called from Caliber. She offered to help me figure out why we had the difference in payment, put me on hold, pulled a hard inquiry on my credit, and got back on the line offering me a refi! After I had lamented to her about all the refi calls and how we don't want to refinance. Now that's still on my report almost 2 years later. Now I want to move just so I can use a different mortgage company. First there was the check we sent them, since their online pay through their phone app is like something out of the early 2000s. Money was never taken out and received a late fee saying they never received it. Then there was the autopay. After the check fiasco I went on their website and set up autopay. Mind you I have autopay set up on almost everything of mine with absolutely no problems. The first of the month went by and the money wasn’t taken out. A few days later I called them and was told they were having a problem with Chase bank and not to worry, they’ll be taking the money out shortly. Another week goes by and I get a letter in the mail saying I provided false information and was going to receive a late fine.
After A LOT of arguing on the phone, I finally paid my mortgage. Then a week after that I received a $20 ‘convenience fee.’ I have reached a breaking point with this company. I tell everyone I know who’s in the house buying process to NOT set up a loan with this company. They make it difficult for you to pay your mortgage so they can try to charge you late fees. DO NOT USE CALIBER LOANS! Like I said, we are looking to buy an entirely new house so we can go through Rocket Mortgage like our friends did. TERRIBLE company!

I'm giving Caliber a 3-star review ONLY because I haven't had to actually interact with their customer service. Although, after reading reviews from others, I sure hope I never have to contact their customer service. Caliber bought the loan from the company I originally purchased my house from. It was a seamless transition and I had no problems creating my online account.
Everything was great until they changed their payment policy where they now nickel and dime customers just to make their monthly payment. As a customer, you have 3 options. 1. Pay by debit card, then be charged an $8 processing fee. 2. Pay from your bank account, then be charged a $3.50 processing fee. 3. Set up a recurring payment with no processing fee.
The catch? You can set up your regular monthly mortgage payment along with the additional principal if you so choose. However, you cannot add additional funds to your escrow account. Instead, you have to select option 1 or 2 and still be charged the $8 or $3.50 processing fee when adding additional funds to your escrow balance.
I read a review where someone had an inquiry involving their escrow and they didn't get their issue resolved. I have been keeping track to make sure we maintain a positive escrow balance which is why I've continued to make the extra escrow payment on a monthly basis. Somehow the math done at Caliber was going to increase my monthly payment to cover the escrow expenses. I added additional funds to cover the negative balance and have monitored the ongoing balance since.
That being said, it has cost me $21 to make my monthly payments since they implemented their processing fee. It will cost another $42 in fees this year simply to make sure my mortgage is paid and my escrow account stays in the positive. It's not that I can't afford the fee that I'm angry about. It's the fact that as a customer, I am being charged to make good on my loan even though they're the ones who inconvenience their customers by imposing processing fees.
I'm half determined to mail in paper checks, but the concern with doing so is there will likely be more headache as that would require an employee to input the appropriate data to ensure funds are distributed appropriately between the mortgage, additional principal, and escrow account. Based on other reviews, I'm not confident in their capabilities.

They can call daily (multiple times a day) to refinance but will not answer simple questions about payments, escrow, or taxes. They also put into place a fee to make a payment by any means other than them taking it directly from your bank account. No notice received before that change. I guess I can say I am thankful they just sold my account to a servicing agent, which by the way they never told me about and are still sending me messages to pay a bill. End date with Caliber 1/31/19, payment due 2/1/19, no way Caliber. Still waiting for them to notify me, wishful thinking I guess.

If I could give 0 stars, I would. Unfortunately my home loan came from Caliber. My house flooded during Hurricane Harvey without flood insurance and I turned in paperwork to be considered "forbearance". This was done so that I could use my monthly mortgage payment to rebuild my house. All was well until I received a note in the mail saying my house was not under "foreclosure". I have been fighting with them ever since. Their customer service is the absolute worst!! I cannot get anyone on the phone who has a clue what they are talking about. They will not answer my questions and they will not let me speak to a manager.
They filed against my credit after I sold my house and paid the entire thing off. This was all over 1 document (my income statement) that no one informed me they needed. The day I finally got someone to tell me what they needed, I sent the paper right over. To say I am pissed is an understatement. I am now going through legal battles to get my credit fixed. I seriously hate this company. DO NOT USE THEM!!!

For a period of half a year, Caliber Home Loans has continued to be the very definition of a horrible corporation for my family and I. We took a home loan from them, and believing that they would be a good company, were utterly baffled when red flags just started flooding into our lives. Every time a bill arrived, they take money out of our bank account before we even "pay", charging us a late fee in the process. For example, when the Bill arrived on the 1st, the company charged us on the 28th of the month before. These late fees still happen even when we checked into our bank and saw that the transaction was completed days before the due date. This happened for months. We also paid thousands in principals that did not make it through.

We had not planned on purchasing a home for several more months, but when a property suddenly became available we decided to move forward and take a leap of faith. The mortgage on my previous house had been sold to Caliber and they had been fantastic, so we decided to apply for the new mortgage through them.
It was only six weeks between getting my preapproval letter and closing. Over the Christmas and New Years holidays, mind you. The entire process was a whirlwind of communication, with my loan officer or her assistant communicating with me daily. Needs and expectations were clearly communicated. The entire thing was a choreographed dance. The faster I submitted the requested documents, the quicker things moved.
Really the only slow down was during underwriting. From purchasing my previous house I suspect that was more a result of the VA rather than the underwriter themselves. My loan officer was still talking to me daily but the underwriting team was a black hole of data. Lots went in, nothing came out. Still, I can't complain. Out of pocket costs at closing were far lower than expected, funding came through on the same day as closing. The family and I are looking forward to the next two weeks of getting moved into our new home. Buying a house is complicated. Having your paperwork lined up before starting makes it a lot easier.

My mortgage was unfortunately purchased by this company. The worst experience of my life. When finances were getting tight due to reduced hours and some medical expenses, we requested a restructure. After several months, we were given an option to not pay 2 months mortgage, and then resume. In very small print, it indicated this may be reported to the credit bureau as 2 missing payments. We accepted and then paid as agreed. We ended up selling our home to downsize, and now are looking to buy a smaller one story. Turns out that they are now reporting 10 30 day late payments. Unbelievable. In my payment history, it shows no late fees. Long story short, it has caused us not to be able to purchase a home until Oct of this year. When I called them, they have no clue. Seems like I am piling on as my concerns have been noted. Caliber charges a $3.50 fee for making an electronic payment (Who does that? Most companies want an electronic payment). When you send a check other than the exact payment, they mess up the additional principal and take the full amount toward principal without crediting toward the payment. I was able to get the first one corrected. I called on the second one and couldn't get the rep to understand. I asked to speak with a manager and she refused. Obviously not good customer service. I would love to refinance with a different company, but rising rates have made that impossible. So, I will eat the monthly electronic payment fee, pay additional principal to pay my mortgage off as fast as I can, and warn others to not use Caliber. Unfortunately, my loan was sold to Caliber and I didn't have a choice... Others do.

Caliber home loan are the worst to my opinion because they manipulate the escrow account, they take money that they should not touch and do whatever they wants. In the bank world they call it a fraud but you can't do anything about it, they raise my payment by 33% after a year and half and nothing I could do about it but take my loan to another bank and pay anther closing fees, I have to do that.
Try to call customer service before you sign document all you hear from them is that they want to transfer you to another department. They are unprofessional and should be outlaw by the government because they are outlaws. I don't know who gave them high rating but I know there are company specialize in high rating because there is no way those high rating are real. Caliber home is a bad company not a bank. Long story short, I called Caliber for over a month trying to get them to disperse money from my escrow to pay our taxes and I ended up having to pay the taxes out of pocket in order to avoid having liens filed against my house. If you’re trying to decide between two mortgage companies that have similar rates, don’t choose Caliber. A few months after we closed on our new house I received a tax bill. When I called Caliber I was told that they pay our taxes automatically and that I didn't need to send them our bill. I mailed them the bill anyway and assumed that it was taken care of.
At the end of October, I received a notice from the tax collector that our taxes were past due and that we would need to pay a 10% penalty. The notice also said that if the taxes were not paid by 12/31, liens would be filed against our house. I contacted Caliber on 11/5 to notify them of the issue and to ask them to resolve it. I called more than 10 times since to check on the status of my tax payment.
From 11/5 to 12/6, I was told that the tax department was trying to contact the local tax collector and that they were unable to reach her. I talked with the tax collector many times during that time period, so I'm not sure why they had so much trouble. After a month of calling I was told by Caliber that my taxes were paid at closing and that I needed to talk with the title company to resolve the issue. I contacted the title company and after reviewing the closing statement, we determined that not only were the taxes not paid at closing, but Caliber had failed to escrow the amount necessary to cover the taxes.
I called Caliber again and was told that they were still trying to contact the tax collector. I asked what information they needed and they told me that they needed to confirm the amount due. I told Caliber the amount due numerous times but this time I offered to upload the tax bill. I uploaded the tax bill on 12/14 and called back on 12/17 to confirm that Caliber received the bill. The person that answered confirmed that they had the bill but they still needed to contact the tax collector. I asked to speak with a manager because if they haven't been able to contact the tax collector for more than a month, they probably wouldn't be able to contact her in the next week. The manager, Steve, apologized for the mix up and said he would personally follow up to ensure that my taxes were paid.
I called back on 12/21 to confirm that the check had been sent out but the person I talked to said that they still needed to contact the tax collector and the next follow up was scheduled for the following week. I was so frustrated by this point that I hung up on the guy. After Christmas on the 12/27, I called again. This time I was told that Caliber needed to contact a third party tax collection company to handle the issue because the taxes were delinquent. I talked with the local tax collector numerous times and she never mentioned this third party company. I again asked to speak with a manager and this time I spoke with Raymond. Raymond told me that he would do everything he could to resolve the issue and that he would call me back to follow up.
Raymond did call to follow up and left a message saying that they still needed to contact the third party company to determine how much was owed. I called Caliber back on 12/28 and I was told that they were unable to contact the tax company and that they were scheduled to follow up on 12/31. I told them that wasn’t good enough and that liens would be filed if they didn’t send the check. I called the third party company and the message said that their office was closed until after New Year’s.
I called Caliber back and asked to speak with Raymond. Raymond is a manager in a call center and there was a limit to what he could do. I was not able to speak directly with a representative from the tax department. I ended up paying the taxes out of pocket. I had to pay the 10% penalty instead of the 2% discount I should have received if Caliber had done their job. If the money had been withheld properly at closing, which is Caliber’s responsibility, this wouldn’t have been so bad. But having to pay this much money at this time of year really hurts.
I’m going to continue to call Caliber to get the difference between the discount and penalty amounts but I’m not confident that they will make it right. This is the third house I’ve owned and I’ve never had this kind of problem before. This is the worst customer service I’ve ever experienced. I usually don’t post reviews, and this might be the only review I posted all year. If you’re trying to decide between two mortgage companies that have similar rates, don’t choose Caliber.

My husband and I used Caliber Home Loans to finance our first house together in 2016. My husband is a veteran so we opted for the VA loan. Everything was great until after we signed our loan and were informed a month later the VA kicked it out because the finance amount left $1.00 off the loan. Our loan officer called to tell us that we had to refinance our loan in order for the VA to accept it. Three months later we did just this after several failed attempts in signing because of name misspellings. A year later, we received a letter in the mail explaining our homeowner's insurance with Esurance had expired.
We quickly called Caliber to see why our insurance had not been paid. Our insurance and taxes were escrowed. Caliber instructed us to call the title company who in turn told us to call Caliber because it was their responsibility to renew the policy. We did just this along with calling our insurance company who told us the renewal documents were sent 10/31/17. Called caliber and they told us they were sending the check.
On 12/14/18 we received a notice saying our homeowners had not been active since 12/2017 and Caliber was going to place hazard insurance on our loan if we did not obtain insurance. I have called this company several times, left messages and talked to representatives. No one has done anything to fix their mess up. I have never dealt with a more incompetent company in my life. Terrible! We did my first loan with them after being advised to use my husbands VA to keep free cash so we could sell current home later. We were told we could take the proceeds and RECAST the loan- this was a lie but we did not know it until we took our $266,000 proceeds and gave it to them- they don’t recast Va Loans. So we're stuck with a Mtg paymentt of $3000 for a Mtg of under $150,000. We returned to them as the loan officer- Omar- told me he would not need tax returns or documentation as we had just closed with them. This was all lies- we paid for Appraisal- and played the wait game as Sanger (I think that is her name) continued to ask me for all of this documentation which supposedly was not needed.
They came back and decided they don’t want to put me on the loan as I am a 1099 employee for 32 years- same business- own my co-file tax returns- great credit- no issues- house has 500k equity- they should hope I default- all of them. The best part was when the processor asked me to verify my mortgage, insurance and payment- I’m laughing in a way- they are our Mortgage Co- seriously??? Omar’s boss called me while I was in car with clients saying he will just take me off of (my) Mortgage and put in husbands name only- I about flipped a gasket.
I absolutely will not recommend this to anyone waste their time- go your credit union - no junk fees- no nonsense- better rates and no chasing them for a callback. Also a credit union will give you what they say- it’s run by members- not hungry Mtg brokers drooling over commissions. I feel that they strung me along to keep me from going anywhere else but didn’t know their job well enough to accomplish the job. Will never do business with them again or advise anyone else do so either. It’s been a stressful roller coaster. You know when you are chasing them for days and days that they do not care about earning your business so I don’t care either- goodbye!

There was no response except more notices stating that insurance would be charged to my account. I also faxed/mailed/made multiple phone calls and Caliber still charged expensive insurance my account. The insurance I bought was $200. Caliber's was $700. The only explanation that I could get was that the copy of my insurance was not legible. Interesting how Caliber doesn't bother to ask for a copy.
It took months to get a refund. This process started again this year with Caliber stating that they will purchase insurance for me if they don't receive documentation. Again I enter the info on the website. I continued to get notices that insurance would be purchase for me if I did not provide documentation. I faxed it and of course did not receive confirmation.
I called again. The person I talked to blamed the whole thing on my insurance company... Well how about the part where Caliber charged me 700 for $200 insurance instead of asking for another copy? I have owned a house for over 20 years. My loan has been sold many times and I have never had these issues.Caliber's strategy is to wear down the customer by ignoring documentation that is sent in, requiring customers to spend endless hours on the phone for nothing. This company is the worst.

We applied for a mortgage through Caliber who was recommended by our builder. We were preapproved for a 30 year loan and 5 days before we closed were told we needed to come up with 20k or go to a 15 year loan almost doubling our payment a month. When we questioned why we were told the loan officer pulled our credit 11 times in the last few days. We were forced into taking the 15 year due to the timing. Just this month we found out Caliber paid another customers bill out of our escrow in the amount of $48,000. This company is incompetent and unethical!!!

My mortgage was sold to Caliber Home Loans. During Hurricane Irma every customer svc person told me a different explanation. These people are not knowledgeable in their jobs. Overwhelmed & tired of dealing with them. They tell you they will call you back and they don't. No promise they told me has been met as yet. One year anniversary coming up and I want to get a divorce. They suck. Very bad experience.

They do offer the ability to pay over the phone and online, but as you would expect from a smaller shady company, they have a little inconsistency that can screw you over. I've had many different lenders and all of them always considered the payment made the date you actually make the payment. However, if you pay online, they don't count it paid until it drafts from your bank. So, if I go online today (14th), which is a Friday, and my due date was the 15th, they won't consider the payment made until the Monday! That is really horrible. If someone happens to need to push out to the end of their grace period, that could cause a late fee.... when they technically paid within the grace period. Just seems like a shady way to skim money off their customers. However... if you pay over the phone, they count it paid immediately. SMH.

Very grateful for Caliber and all their work to help us get our home, but it was confusing to talk with a different person every time we called or emailed, and frustrating to have to explain our situation over and over again. Their work was great and we always recommend them to people, but a little disappointed about that aspect of our time with them after having the misguided impression that we were working with one of them in particular.

I have had the worst time with Caliber. I had to report them 3 times already to the BBB, They lie, give false information and then wont accept accountability. They put me in a modification all signed paperwork was completed. I signed the agreement they confirmed that they had received it and then 3 months into making payments I find that I'm in foreclosure, not one phone call or letter was received. When I finally got in touch with them to find out was going on they said they never got paperwork. Now they are telling me to do another modification. They are scam artist and this was their way of taking my home from me.
If it wasn't for a realtor to call me and ask if I wanted to sell my property I never would of known I was even in foreclosure and I would of lost my home. I'm suing them for damages and loss of work and stress behind all of this, I am physically ill over this. I have been worrying myself sick I have lost 13 pounds. Cant eat or sleep and I'm losing hair. I did nothing to deserve to be treated like this and Caliber wont accept accountability. They could care less and I'm gonna make sure no one else ever has to go through the stress of losing their home because they made a mistake and lost my paperwork.

I think it's ridiculous that Caliber now charges a $3.50 fee to make an additional principal payment online. Caliber states that this fee commenced on July 1, 2018. Never in my life have I had to pay to make a mortgage payment online. Shame on you, Caliber! I would think you would want to make it easy on your customers, but evidently not. On top of it I am signed up for Bi-monthly payments which I thought would greatly accelerate a reduction in principal over the life of the mortgage. So even though there is suppose to be no pre-payment penalty - Caliber holds the first half of your payment in suspense until they receive the second part of your payment. So they're keeping your money and not benefiting you with a reduction in interest charges.
In the loan docs it states in bold letters there are no pre-payment penalties. But probably very deep in the docs it might have had a clause that only a full payment will be applied. Then again when you go online to set up your Bi-monthly payment the system does not inform you that the first half of your payment is held in suspense. I asked the customer service rep at Caliber to file my complaint as I wanted it recorded. I believe a formal complaint to the appropriate State Banking Department and Attorney General is warranted.

Overall, I am pleased to have finally been able to complete the process of rolling my Home equity Loan into my Mortgage Loan. My interactions with both Matthew ** and my Loan Processing Officer, Ashley ** were outstanding! Whenever I had a question or concern they both made sure to address my issues, especially Ashley who I dealt with the most!
Why I did not give a 5 star rating? I became very frustrated with the number of times that I had to provide documentation regarding our income sources to your auditors. Instead of asking for all of the data upfront it took several requests over a one month period. I am sure it is because we are self-funded and other than our social security payments our monthly incomes are generated from our financial assets. I also was disappointed that I felt like I was a new customer versus a customer who was already a Caliber Customer who has an outstanding loan payment record on my primary account with Caliber Home Loans. Ashley did an outstanding job helping me navigate through your Loan Auditors numerous requests! My only other issue which upset me the most was the way my experience with Title 365 initially went down! I heard directly from the Notary who was assigned to process the Closing Documents regarding my closing date.
For some unknown reason the paperwork the Title 365 was to receive was not sent. Instead of hearing from Title 365 regarding this problem, my only contact was with the Notary who was assigned. When the paperwork did finally arrive, I received a call from a different Notary who informed me that she would be completing the process. I later found out that the original Notary had been told by Title 365 that I had requested that she be replaced. A request that I did not make! I to this day never had any interaction directly with anyone from Title 365!
I became very angry regarding how this went down and contacted Ashley who took prompt action to resolve this problem to my complete and total satisfaction. The original Notary who was assigned to complete the paperwork also did an outstanding job and like Ashley, she was customer focused. I understand that Caliber has to contract 3rd party folks to handle the closings but they too represent Caliber Home Loans and they need to be held accountable when they pull stunts like the one Title 365 tried to pull on me!

Lender asked me to have my car refinanced to better help me get the loan approved, then asked me to pay a past creditor. I wasn't able to get refinanced and lender never called me back. My Realtor talked to lender to lower loan amount, lender agreed and realtor asked "with this lower loan amount will there be any more problems to get approved," lender said, "No problem. This amount is good and he will get approved."

We again searched for a house and signed a contract with seller, then July 21, 2018 received in the mail a denial letter from lender and their excused was due to my credit, and later found out from title company that the $1000 in earnest money was given to seller.
