Rocket Mortgage loan types

Rocket Mortgage offers a wide range of home purchase and refinance options, including conventional, government-backed and jumbo loans. The company doesn’t offer construction loans, USDA loans or home equity lines of credit. Loans from Rocket Mortgage can be tracked via app.

Purchase and refinance options

Rocket Mortgage offers both fixed-rate and adjustable-rate mortgages for home purchases and refinances, including:

  • 30-year fixed rate: This is the most common way to buy or refinance a house, with lower monthly payments and down payments as low as 3%.
  • 15-year fixed rate: Monthly payments are higher, but the term is shorter, which means you’ll pay less interest over time. Down payments can be as low as 5%.
  • Adjustable-rate mortgage: This type of mortgage starts with a fixed rate for five, seven or 10 years before adjusting every six months.
  • Cash-out refinance: A cash-out refinance replaces your current loan with a larger one so you can access extra cash.
  • Jumbo Smart: These are jumbo loans that allow you to purchase or refinance for amounts higher than conventional loan limits ($766,550 in most parts of the U.S.).

Loans with lower down payment options

Rocket Mortgage lists several loan programs aimed at reducing the upfront cost of buying a home:

  • Federal Housing Administration (FHA) loans: Available with 3.5% down for buyers with lower credit profiles and higher debt
  • HomeReady and Home Possible loans: Designed to improve affordability with 3% down and reduced mortgage insurance
  • VA loans: For eligible service members and veterans with down payments as low as 0%
  • ONE+ by Rocket Mortgage: Allows buyers to put 1% down with Rocket Mortgage covering an additional 2%
  • Down payment assistance: Eligible assistance programs accepted for qualified borrowers

Home equity options

In addition to purchase and refinance loans, Rocket Mortgage offers a home equity loan that lets homeowners tap into their equity without refinancing their existing mortgage. This option provides a lump sum and fixed payments.

Rocket Mortgage application process

Rocket Mortgage’s application is 100% online. The ease of the application process was a highlight in many of our Rocket Mortgage customer reviews.

You can start the preapproval process by answering a few questions and authorizing the lender to conduct a hard credit check. Be prepared to provide personal information about your income and assets; Rocket Mortgage uses these details to determine how much you can borrow.

To complete the approval process, you upload financial documentation (like W-2s and bank statements) to Rocket Mortgage’s online loan portal. Within the portal, you can also view an application checklist to see what else you’ll need to submit.

Rocket Mortgage typically services most but not all of the home loans it originates. Jumbo loans are usually serviced by a different company after closing, and loan servicing can be transferred in some cases, with borrowers notified at least 15 days in advance.

Rocket Mortgage application features

Rocket Mortgage rates

Rocket Mortgage publishes its current mortgage rates for conventional loans, FHA loans, VA loans and jumbo loans on its website. This information is generally updated daily, but for the most accurate mortgage rates based on your individual situation, you should contact Rocket Mortgage for a customized quote.

Mortgage rates change frequently and vary based on your loan term, credit history and mortgage type. Rocket Mortgage offers loans with fixed rates as well as loans with adjustable rates.

  • Fixed-rate loans are often a better option when interest rates are low since you can lock in a good mortgage rate for your entire loan term.
  • Adjustable-rate mortgages may be more attractive when mortgage rates are high because they can save you money initially. However, after a few years, your rate will begin to adjust based on a predetermined index, which may raise your monthly payment.

Rocket Mortgage requirements

Rocket Mortgage requires a minimum credit score of 620 for conventional loans, 580 for FHA and VA loans and 680 for jumbo loans. Conventional loans are available for borrowers with debt-to-income ratios as high as 50%.

Loan typeMinimum credit scoreMinimum down payment
Conventional loans6203% to 5%
VA loans580None
FHA loans5803.5%
Jumbo loans68010% to 25%

Rocket Mortgage usually adheres to the standard qualifications for both conventional and government-backed loans. Conventional loans typically require a higher credit score and down payment than you need for a government-backed mortgage, but individual cases may differ.

Government guidelines for FHA loans technically allow for credit scores as low as 500 (with a higher down payment), but Rocket Mortgage only uses the stricter credit limit required for 3.5% down payments.

Rocket Mortgage cost and fees

You can expect to pay between 0.5% and 1% of the loan amount in origination charges as part of your closing costs. Much like other mortgage lenders, Rocket Mortgage charges an origination fee, but the amount can vary. Overall, Rocket Mortgage recommends that you plan to spend between 2% and 6% of your loan amount in closing costs on top of your down payment.

To get a better idea of the fees that will apply to you, reach out to Rocket Mortgage for a loan estimate or use the various mortgage calculator tools on its site.

An old Mr. Cooper I. That is why I chose Rocket for my home purchase. Everything went as planned until the underwriter kept asking for the same things multiple times and between the Realtor, escrow and Rocket there was some lacking in knowledge even though this is the only job they have. From an outsider in real estate it was not a very positive experience at times but eventually everything was worked out after many unnecessary calls and very unnecessary duplicates of the same requests made for more information that everyone has.

Other than the redundancy of calls and emails the house closed and I was told that everything was fine. From a personal perspective there should be more controls over the underwriter. Mortgage companies, realtors and escrow companies do this every day and I just keep feeling this was the first time that they closed a home sale and that I was the, "Let’s try this guy and see what happens." All people involved with this situation were very professional and polite and just did not understand why anything was a problem. It was always the other person's fault and when all else fails let’s blame the underwriter again.

I’m very happy this is behind me today, I sold one house, found and purchased another which is closed but not moving into for four more weeks, a condition of sale with the seller. I’m in a rental house for now so hopefully when the time comes and I get to move into my new home this all won’t seem so like a reality school for beginners. Thank you for ending this with a positive outcome, I did not mention that I put a down payment of about 73% on a $600,000 house so I thought this should be simple, I did not understand what could possibly go wrong.

We recently refinanced our mortgage with Rocket Mortgage, and the entire team made the experience smooth, professional, and stress-free. Sean **, a Triple Crown Banker, was outstanding—extremely knowledgeable, professional, and always responsive. His communication was top-notch, keeping us informed every step of the way and making the process seamless. He made us feel fully supported throughout.

Melissa ** was equally amazing. She came out to our house, walked us through all the paperwork in an expedient manner, and was able to answer every question we had. Friendly, professional, and very knowledgeable, she gave us great confidence in what we were signing and that everything was handled correctly. The combination of Sean, Melissa, and the rest of the Rocket Mortgage team made this experience truly excellent. Their professionalism, expertise, and responsiveness exceeded our expectations. We highly recommend them to anyone looking for a smooth, efficient mortgage experience.

We found an off-the-market home for sale that we loved. Our banking institution couldn’t fund the balance owed and we had 26 days to get out of the home we were renting or we’d be on the street. Stressed and anxious, we contacted Lu with Rocket on 5 March 26 about our situation; this young man was simply amazing. He was never rattled by the seemingly endless hurdles we encountered along the way. I firmly believe that we would NEVER have closed on the house without him throwing Hail Mary’s along the way. On 27 March 26, we closed on this home and we are happy as bugs in a rug! I would be remiss if I didn’t give a shout out to the ladies, Vette ** and Talene ** who helped get us across the finish line with the financial pieces.

My Mortgage Rep Drew ** was fantastic.. very precise and communicative. My Refinance process was fairly straightforward and easy however there were (2) issues to note. 1- The initial Appraiser assigned was horrible and non flexible for days/times for scheduling.. I was re-assigned finally to a different Appraiser he was fantastic and flexible.

The worst part of my experience was with the Processing Department… specifically Patrick ** who randomly texted me from an unfamiliar number with extremely confusing information… when asked for clarification he punted everything back to Drew… He delayed things because every communication from him didn’t make sense to anyone I reach out to at Rocket for clarification. This I must say was not a good experience. I hope Rocket corrects and coaches this individual to be more explanatory and maybe “calling“ the customer on 1st contact rather than sending a random Text.

Changed insurance to another policy with SAME CARRIER. Rocket “double paid” premiums with no notification. Rocket’s customer service is in a third world country; very difficult to understand the agents. Takes too much effort to reach the right agent, then they have to “redirect” you to another company. Galling.

If you are reading Rocket Mortgage reviews to see if you should use them for a refinance, pay very close attention to who your Loan Officer is. If you get assigned to Larson **, consider this a massive red flag. I originally closed on my house in October of 2025. From start to finish, my initial home-buying experience with Rocket Mortgage was absolutely amazing. The process was dialed in, efficient, and transparent. Unfortunately, my recent post-closing experience with Larson ** has been the exact opposite.

      Relentless Harassment and Shady Tactics

Larson is the definition of a pushy, sales-driven shill. He will call and harass you on a daily basis. Worse, he will pitch off-the-wall lies just to get authorization to "run your credit" for a refinance. He flat-out would not take no for an answer and spoke to me in an extremely condescending manner when I pushed back.

      The Refinance Commission Trap

Sure, my current interest rate sucks—that is the macroeconomic reality for a lot of people right now. But anyone who understands basic amortization knows that paying down the principal upfront offsets a massive amount of that interest over the life of the loan. It was glaringly obvious that Larson didn't care about my financial optimization; he just wanted to churn a refinance so he could collect a commission on a fresh batch of closing costs.

      Zero Tolerance for Pushy Sales

As someone who runs my own company, I have a strict zero-tolerance policy for aggressive, bad-faith sales tactics. I don't operate my business that way, and I absolutely will not tolerate it from a vendor. The experience was so toxic that I formally called Rocket Mortgage to file a complaint against Larson and demanded to be permanently removed from all solicitation lists. I made it crystal clear: if this guy harasses me one more time, I will pull cash from my savings and refinance my mortgage with my local credit union tomorrow.

The Solution: Ask for Jo **

If you want to use Rocket Mortgage and need an LO who actually understands efficiency and client service, look no further than Jo **. Jo was on top of every single detail during my original mortgage process. Because of his highly optimized workflow and lack of BS, I was able to close in just 20 days.

Bottom Line: Rocket Mortgage has some fantastic talent on their roster like Jo **. But if your caller ID says Larson **, hang up and request a different representative immediately.

If I could give the a zero, I would. Refinance of house, they had us jumping through hoops to appear them. Final strategy was they gave us an option to roof our unattached carport or tear it down. We worked though West Capital Lending, Travis and Matt and Rocket Mortgage. They lead you on for months doing everything they ask and the tell you to tear down something on your property or they will not close the loan. Worst experience ever. I think they took advantage of us at 70 years old.
