About Sears Home Services

Sears’ home warranty program is called Sears Home Services. The program covers repairs for a wide range of major brands, and Sears employs more than 1,500 manufacturer-trained technicians with an average of 10 years of experience.

Pros
  • Covers systems and appliances regardless of age, make or model
  • Provides a 180-day workmanship guarantee on all repairs
  • Offers 24/7 customer service for claim filing
Cons
  • 30-day wait period before the first claim can be filed
  • Some systems have individual coverage caps as low as $1,500
  • Plan availability and options vary by location

Sears Home Services coverage and plans

Sears Home Services home warranty plans cover unexpected breakdowns of common household systems and appliances due to normal wear and tear, no matter the age, make or model. Plans have a 30-day wait time for repairs but include a 180-day workmanship guarantee for repairs by Sears‑arranged technicians.

Sears Home Services offers several plan types, including appliance‑only, systems‑only and combined “whole home” options. Availability and exact lineup vary by state.

Plan details

While coverage details can vary by ZIP code and certain exceptions apply, here is an example of what you can expect from the standard plan tiers:

Add-on coverage

While some earlier versions of these plans did offer a la carte coverage add-ons, Sears Home Services plans no longer offer add-on coverage for items like pools, spas and septic systems.

What does Sears Home Services not cover?

Like other home warranties, Sears Home Services excludes mechanical failures not caused by normal wear and tear. They don’t cover every part or situation.

Common exclusions listed in sample Sears Protect contracts include:

  • Structural components and items outside the main covered property
  • Cosmetic damage like dents or scratches
  • Any noises that are not caused by a mechanical failure
  • Failure caused by improper installation of parts or unauthorized repairs
  • Certain parts and components
  • Parts not made by the manufacturer
  • Inaccessible systems like concealed ductwork, sewer tanks and wiring
  • Damage caused by an infestation, people or pets
  • Breakdown due to accident or misuse

Sears Home Services coverage caps and service fees

Some parts and repairs have a coverage cap, meaning the company will pay up to a certain amount for replacements or repairs, and you are responsible for any costs above that limit.

According to recent contract samples, typical coverage caps include:

  • Up to $3,500 per covered appliance on many plans
  • Up to $6,000 per covered system (heating, cooling, or other systems), depending on the plan
  • Aggregate annual limits around $12,000 per contract year

In most areas, you’ll pay a $100 service fee when a technician visits for a claim.

Sears Home Services plan cost

Because pricing isn’t standardized across all states, the best way to get accurate costs is to request a quote online or by phone for your address and preferred plan. The ConsumerAffairs Research Team contacted the company for a quote. Our quote for a home in Texas was $59.99 per month for the Appliance Plan.

Compare with competitors

While Sears Home Services doesn’t offer add-ons like most other major home warranty companies, it provides unique retail-linked benefits like 15% off Sears PartsDirect and 25% off non-covered appliance and HVAC repairs. Generally, though, you can expect to pay about the same deductible for a Sears Protect plan as you would for competitors.

Sears Home Services cancellation policy

You can cancel your Sears home warranty at any time. If you cancel your contract within the first 30 days and have not filed a claim, you are entitled to a full refund of your contract fees. If you cancel after 30 days or after a claim has been filed, you’ll receive a pro-rated refund and may be charged a $25 cancellation fee.

I waited from 8 am to 5 pm for a service repairman to show up to fix the ice maker on our refrigerator. We have a warranty we bought when we bought the fridge. The serviceman never showed up. No call no nothing. This morning I received an email saying my service date was missed and to reschedule. Forget trying to call them and get a live person on the phone. I'll now pay to have my ice maker repaired out of pocket. Wasted warranty fee of over $200 and Sears is the worst company to deal with. I'm done with them and them giving not just me, but many others the runaround. Shame on this company.

Had them for 3 years - every time they didn't show at the first appointment I made (with an 8-5pm window). I had to struggle thru bots and AI to get it rescheduled to another 8-5 window 2 of the 3 times and the 3rd time they didn't show I couldn't even get through to them. It took me HOURS to figure out how to find a live person to call to cancel and then they charged me a $25 cancellation (administration) fee. Absolutely no respect for the homeowner's time and certainly did not give us any 'priority' for having a 'membership'.

Apr 16 repair arrived in the morning of the 8-5 time frame. Determined it was the Computer module bad on my Bosch dual fuel stove. We were told we would need to pay for the needed part and the labor to install right then (total slightly less than $800). We paid with credit card. He scheduled the repair for April 23, 8-5 time frame. On April 21, a package was delivered to the house. It was the repair part. This surprised us because we assumed it would be delivered to Sears Home Services. April 22, in the afternoon, we get email a text updates that our appointment for 4/23 would be rescheduled for 4/30 BECAUSE THEY HAD NOT RECEIVED THE PART!!

I immediately began trying to communicate with AI “Samantha” that the part was at my house and to keep the appointment for 4/23. After many attempts of trying to get this understood and being told “no live customer service available “, AI finally said she understood the part was at our house and appt would be 4/30 and would not be there 4/23 as scheduled even though I was telling them this on 4/22…they still canceled the appt on 4/23. Then comes 4/30 and the text updates and tracking indicates the repairman will be there approximately 10, then an update about a delay and would be around noon. Then an update that it looked like would not be there at all, but would let me know by 3 pm for sure. Then at approximately 1:30, update says won’t be here at all (4/30) and gave me 3 choices of Thursdays in May. This entire communication was AI GENERATED.

I did everything possible to convey to AI that I wanted a live agent or an email that was monitored by a live agent. Finally AI told me “we understand your frustration and a you will be connected to a live agent shortly.” That was yesterday and no live agent reached out. AI reached out again by phone and emails with 3 options for May service dates.

I kept saying sooner than May 7 please. I was told May 7 earliest. So it’s 2 weeks and 1 day since I paid almost $800, and no repair and have no idea if I will be put through this same torture in a week on May 7. And of course it is another 8 am - 5 pm time frame and someone must be home waiting. So I will be spending a 3rd Thursday in a row waiting. And all because they delivered the part to me and they did not reach out by any means on 4/22 to see if by chance the part had been delivered to my house. If they had done that OR IF a live agent (not AI) had answered my calls and texts on 4/22 in response to “THE PART IS HERE. DON’T CANCEL!”, my stove just might have been fixed on 4/23.

Assuming I didn’t get the continued “sorry our repair tech is being delayed“ updates like I did yesterday 4/30!!! I would NEVER RECOMMEND this company. It is a Bosch dual fuel stove and our local repair guy was not Bosch certified and unsure he could guarantee what the error code was. He gave me Sears Home Services suggested since he says one of their vans occasionally in our small town. I cannot tell you how frustrating this has been. And AI doesn’t help. They need an option for live person.

We attempted to have our washing machine repaired. Our original appointment had to be rescheduled twice due to delays in the receipt of parts. On our appointment day, the technicians were a no-show, and after using the telephone-added AI bot to successfully reschedule, we received a notice that the proported available time was not feasible, and to reschedule yet again. All told, we have been without a washer for 3 weeks. It is impossible to reach a live human being (excepting Consumer Affairs). This business model is not sustainable, and I would discourage anyone from using this service. We have learned our lesson and will not purchase any product which utilizes Sears Home Service as a third-party vendor.

I made an appointment about my dryer door. It would not close. I contacted Sears home service through Facebook marketplace. They sent me a reminder and I did not confirm I canceled. The morning of the canceled service, the repairman called and said he was 10 min away. I told him ok. He came. Told me I needed a new dryer then charged me $129. He did not fix a thing and was there for 10-13 min. Beware of using this service. It’s a scam. I scammed out of $129. I tried to call for my refund but they tried to charge me $5 to talk to a technician about it. To charge me to get my refund is another scam. So yeah, DO NOT CALL THESE PEOPLE, if your appliances need repair.

I moved from Cinch to Sears because cinch could never find a technician in a reasonable time. Went with sears because the techs are sears employees. And my experience getting a tech to come was much better. But their back end systems and web portal suck. Limited options to talk about your claim; the chat bot only has five categories with canned responses. On my most recent claim it took three calls to get a proper diagnosis. I ended up paying the diag fee twice because their system had no record of the first call. On the third call the tech ordered the required part. Part arrived quickly, but was not the correct part. I knew it when it arrived I can tell the difference between a belt and a pump. This was five days before the scheduled install of the pump so I tried to alert them that the wrong part arrived. Used their portal, thier sms system and the chat bot. There was no way to talk to a human and get this corrected.

I found one of the tech’s personal mobile number in my call logs and reached out to him but he warned me there was little to nothing he could do in their system. Their techs can’t even engage their system on a claim. He was the only human I could get to. The portal even switched my appliance from GE to Whirlpool for no reason. I liked their techs, but thier backend system negates even the best. Gonna buy a new washing machine and drop this contract. Doubt I will ever pay for another home warranty program from anyone.

I had an appointment today, originally it stated from 8:00 am until 5:00 pm. Then I got a notice yesterday that the window of time for my repair was 12 noon to 2:00 pm. I this morning got a text that the technician would be here at 11:45 am. I am still waiting! It is impossible to reach any human being in this setup, and even when I try to communicate through AI, I am only given choices, none of which is the choice that would work for me! I am so frustrated, because my appointment still says between 11:45 and 12:50 today! At this point, where do I cancel my Sears Home Warranty?

My refrigerator broke down. Sears sent a technician. He comes in and says I had a clogged drain. Easy fix, come home that night, everything was frozen again. I scheduled another visit, same thing says it’s the drain, ok all fixed, get home tonight, my refrigerator is 80 degrees and everything had to go in the garbage. Then I try to get a live person to file a complaint and that is impossible so now I put a credit card dispute and I’ll find a qualified service to fix my refrigerator.

If I could put a negative I would. I was scheduled to have a technician visit in April 20th 8 am to 5 to service my furnace. I received a text message saying that the tech would be here between 12pm-2pm. Around 3 pm, I checked the status it showed a later time. That later time never came. I literally sat in my house for hours waiting for no one to show up. Now it is Tuesday morning 8 am I see a text about rescheduling with the best appointment 2 days out. Meanwhile, my house is 59 degrees. I called to inquire and never was able to speak to a live agent; only chat was available. This company not only didn't value my time, they didn't value my situation being as though my house is cold. This is not a good first impression.

Worst service. Cannot talk to a person. Waited for the technician. Got rescheduled without notice and last minute. Sometimes they don't show up. Tech finally arrived and did not fix anything and took my deductible and parts ordered. Sears Home Warranty and Cinch run a coordinated scam. I wish I knew this prior.
