When my microwave decided to stop working, I called Landmark Home Warranty and they set up somebody to come out. The person who came to fix my microwave was fantastic. He was able to replace the door close-open sensors and get it working again within less than 30 minutes. Most of the vendors Landmark sent out have been really good. The only issue I've ever had is with plumbers and plumbing, and it's not so much the people they send out. It's just timing, getting somebody out in a decent amount of time.
Texas had that terrible storm, the Great Snowmageddon, about two years ago, and my water heater stopped working right after that. It was leaking all over the place. I called Landmark and they said, “Well, a plumber has to come out and say that it's leaking.” One, I was not living without a water heater for two weeks because that was the closest time they could get anybody to come out. Two, I was not going to leave it hooked up and running when it was leaking water, which means that maybe it was leaking gas also. I ended up having to replace it myself. I kept the water heater in hopes that I could get them to come out and certify that it was problematic, but they wouldn't do that. They just said, “Well, you took care of it, so it's your problem now.” That really pissed me off.

So we've been sitting here in our house going into our 5th week without a functioning HVAC unit. The blower motor has quit. We've called multiple times (each time talking to someone in the Philippines) and have gotten conflicting accounts as to the status of our repair. First, the part couldn't be shipped to the contractor, then the part was backordered, then they couldn't contact our contractor. They give us time estimates of 48 hours, then 7-10 days, then 3-4 days... They've broken every promise, every timeline, they're not telling me the truth, and they've broken their own contract guarantees.
I've done my own research, the part is readily available from Carrier (or multiple other vendors), our contractor has a physical address that he has provided to the company (it's actually their contractor), and we've either been able to contact him or he has called us back within a couple minutes every time we've tried to contact him (again, he's the contractor they hired!). I cannot, in good conscience, recommend this warranty company to anybody. If I could give them zero stars and cancel them from the internet, I would. Horrible, horrible company.

I was gonna have my heater and air conditioning serviced at the same time, but nobody ever got ahold of me. I finally called the guy and he said, “I'm really booked.” For my oven door, the guy put it together but he did it backward. He had to come back and redo it. Landmark has always been good. But I'm really disappointed that they didn't cover my oven door. The repairman said it would cost a lot of money, $700.

I had an icemaker that broke and they sent a tech out to fix it. It took a week for him to come out. He said, “I gotta order a part, so I'll be back.” That took another four days to get back. He came back and said, “That didn't fix it, so I'm sure it's the compressor. I'll have to get with Landmark.” A week went by, but I didn't hear from him.
I called Landmark. They told me that they were waiting for the contractor’s report. I said, “That's weird ‘cause he told me he's waiting for you guys.” I waited and waited. I finally called back. They said it was in some department. Then they decided that they didn't want to fix it. They said, “We'll give you $1,400." But it doesn't even come close to being able to replace it.
I called them in November because I hadn't seen my check and they said they had sent it out in October, on the 13th. I said I didn't have it. I said, “We're talking about two months for a claim to get resolved. It's really frustrating.” They said, “We'll send you an email, answer it back if you don't get the check by Thursday, ‘cause that's when it would have been a full 30 days.” I responded back and said that I hadn't gotten the check but I didn't hear anything from them.
Two days, I called back in and the guy said, “We can't help you, you'll need to go to the accounting department." I went over to the accounting department, which was the only one that was really helpful in the whole transaction. She said, “We saw it went out.” I said, “I know, but I've never seen it. I'm getting frustrated because I'm out a lot of money. I had to go in and replace it. I'm out double the money waiting for you guys.” I've worked with Landmark for a lot of years. But, in the last year, the level of service has really gone down the toilet. The communication is awful. You have one contractor, but that guy is very good. The last one I had, I've had him a couple of times and he was not so great. Very nice guy, but he's overwhelmed and really just needs to retire. But that's because of the way he responds.

I like the people that Landmark sends out. I like to know that they're coming out and that they're responsible to both Landmark and me. I know that if they set up the appointment, they would show up. We've called in about our stove, our washer, our disposal, and our dishwasher. Every year, we've called in about something and have had a good response. I've been satisfied. I like their timing. They sent somebody out immediately when the disposal was everywhere. The last guy that was here replaced the garbage disposal, and within 30 minutes, he was done. He was so professional. I told the guy that was here that I've been thrilled with Landmark. He said some companies are not that good. All the time, I'm recommending Landmark. I probably told 10 people about them.

Landmark has been a good service so far. Majority of the service providers have contacted us very quickly for the schedule, especially the air conditioning, heating, and electrical. We've been very happy. We have a 15-year-old house and that is the whole reason that we have the home warranty because with the state of the house, we know things are gonna go wrong. We use the air conditioning and heating preseason benefit where technicians come out to try to identify any problems before you really need the units on. That service has been great and we use that every six months.
I recommend Landmark if you're in the mindset to use a home warranty company. If you have an older home, it's worth it. They're reliable. I barely had to call customer service. I've been able to do the majority of things online. There is a service fee and it goes towards the cost of any services, the majority of repairs or things that have to be done if there are any. For us, it's been lower than a lot of the service fees to get someone else to come out if we call them independently.

Landmark Home Warranty is a scam, beware of them. Let me explain: I have had Landmark Home Warranty for almost 6 years now and have paid full amount due, yet I am being cheated out of what I should get in return. My water heater leaked, it is covered by my plan, but this dishonest so-called warranty company is practicing fraudulent actions to make me pay $1235.00 (almost 75% of the replacement cost). Landmark Home Warranty collaborates with dishonest contractors to beef up bogus 'out-of-pocket' installation charges to avoid paying for the replacement. Bogus charges of $1235, that are absolutely not required, are quoted as out of pocket expenses and not covered by warranty. The false and bogus charges are about 75% of total cost of replacing my water heater (quoted by plumber).
As a second option I am offered a cash hand out of $681, an amount that is merely 50% of any new 50 gallons water heater of same specification. I even asked to find me a new water heater for that amount! I will go pick it up and install it myself. Just tell me where and how I can buy a new 50 gallon water heater for the amount. Of course the fraudulent and dishonest excuse they made is that "only they can buy a new heater at this price and it cannot be given to me". Proves the scam in itself.
I am given 2 absolutely unfair options that are absolutely against our contract and absolutely unacceptable. I do not agree with the bogus installation charges that their fraudulent contractor have quoted. I even offered to get an estimate from another contractor but I was refused because they only work with dishonest contractors that are their partner in this crime. Landmark Warranty Company is practicing absolutely dishonest and unfair business and it should be challenged and properly handled by authorities.

Landmark offers some things that the other ones don't for the same price. They've been great so far, other than the last claim I did. My toilet broke on the base. It wasn't normal wear and tear because the floor wasn't flat. That wasn't anybody's fault other than the people that lived here before. Landmark wouldn’t cover that and that bummed me out.

I found Landmark online and I decided to receive services from them because of the services that they provide. They provide coverage for termite treatment and garage door service. My experience has been fine, although one of the first contractors that I interacted with did not provide quality service.

Landmark sometimes missed connections with the service provider. Last time, we had a guy that never showed up and I called Landmark and they didn't know anything about it. The person who didn't show up for the appointment caused more harm than good. Because when they were moving our washing machine out to fix it, they broke the front panel on the dryer. They never told us about it. We're just assuming that but it worked fine before. Then, the washer leaked after they fixed it. But the new people who came were awesome. They fixed it right away and they were very easy to work with. There was another time where our dishwasher was leaking and Landmark gave us $70 toward it to buy a new one. They wouldn't fix it.

I like Landmark’s quick turnaround and they are very nice to talk to. I’m not happy with the contractor that came out but Landmark did their job. The tech said the blower motor didn't need to be replaced. It just needs to be maintained. I asked how long of a warranty I have on his repair. I don't get a warranty. If something goes wrong with it even after he walks out the door, I got to put a new claim in. The blower motor is not working at high efficiency. But I don't wanna spend all the money to get another claim out. So, I'm just letting it go as good enough.

I had to call Landmark a couple of times and they were very responsive. I had somebody contact me within 24 to 48 hours with my issue. Then, we made appointments and the techs came out when they said they were going to come out. They resolved whatever needed to be fixed. Landmark has been good and they've saved us quite a few dollars for the amount that you pay for the year. The heating element quit on our microwave and it was too expensive to repair. So they just replaced it and at this moment, I’m waiting for the check for the microwave to come through. This last claim was a little bit rougher than the first one. I had to call the techs to tell them the parts were at my house and they said they would get me scheduled. I had to follow up with them. But other than that little hiccup, they were very good and qualified.

My water heater started to leak and damage a couple of walls in my laundry room and garage. I contacted Landmark on how to go about getting it fixed. There were several appointments made and people came out and fixed the problem. Everyone was nice and friendly. If there was anything that I would like to change, it would be the companies that they send out not being available on weekends. It’s always Monday to Friday kind of thing and if something happens, then it’s hard to get somebody to come out. I had a plumbing issue in my bathroom and it took me longer to get somebody to come and help me because it happened on a weekend and Landmark wasn’t as helpful.

Landmark Home Warranty makes me very happy. 9 times out of 10, they're right on top of it. I appreciated that. And the people that you talk to are always so professional. I know what they are talking about. They are able to dumb it down if necessary. But they don’t talk down to you. They’re very clear on what needs to be done and said. Also, the technicians were professional. My air conditioner went out, and I had to get a new compressor. They were on it and did it as fast as possible. They had to order out parts, so they could only do so much. But as soon as they had the parts, they made sure they were here. It only cost me $260 versus what it could have cost. So, I felt amazing about it.

We had an air conditioner condenser go out, and Landmark Home Warranty replaced that. And we just had a furnace go out and they covered all of it except for $600 worth. So, we've gotten our money's worth. We also had a plumber go out there and he repaired everything just for the price of the visit. That was good. I would recommend Landmark.

I've used Landmark this year several times. Each time, they found somebody for me. We've had a lock changed and the furnace, the air conditioning and a dryer serviced. There's somebody at my house right now finalizing my last call. The only thing that is a little concerning sometimes is what they cover versus what is wrong. There is a disconnect. When I have a home warranty service, I wanna know exactly what they're going to cover when I'm asking them for it. The nuances of what you pay for versus what's covered is annoying. The service technician will tell you if they're not going to cover it but Landmark doesn't say that.

I've been a Landmark (LM) customer for a few years (and the overall experience has been typical for a home warranty company) but my most recent experience in attempting to get our A/C fixed in the middle of the Texas summer has been demoralizing. I first called in the issue in August 5; and now we sit on Sept. 24 - and the repair has not been started. It took the contractor a week to come out and diagnose the issue (faulty blower). The remaining 40+ days have been consumed with LM taking its time to authorize the part order, not following up on the part shipment, not realizing that the shipment had been lost for two weeks, refusing to order a new part, attempting to blame the contractor for the lost shipment, telling me that the recipient is responsible for filing the lost freight claim, and the most infuriating of all, not apprising me of what is happening.
For the last two weeks, I've called its customer service line every day (sometimes twice a day) to get updates. LM's outsourced customer service folks from Manila generally do a commendable job (I've talked to more than a dozen of these folks by now) of reading updates to me and (in their words) escalating the issue. Indeed, I've been told that this issue had been escalated to Purchasing, to Customer Relations, or to Contractor Relations. But, as we sit here, 40+ days without A/C, no one (I repeat, no one) from LM's US-based personnel has called me (or otherwise contacted me) to explain to me what is going on and what they are doing, let alone apologize for this sham of an experience. As far as I can tell, LM is engaged in an interminable staring contest with the contractor, while hanging its customer out to dry. This entire process has been utterly demoralizing.

I’ve been a long-time customer of Landmark and it used to be good. But I see a declining service. I get a later response to my calls. With my last issue, the guy I talked to was really helpful in resolving the situation but it was also painful. They asked me if I had some leaks from the faucet and they sent me a guy who was intent on doing some mitigation work because of the leak. Some minor damage has happened. They took advantage of it based on my experience and charged thousands of dollars. I had to pay out of pocket quite a bit after the deductible from my home insurance. They were disappointed and they abandoned me. After that call, it took more than two weeks to resolve that leaking faucet. When the next cycle comes, I will seriously consider whether I should stay as a customer of Landmark or just take care of things myself.

Every time we call, Landmark helps us with any issues that we have. The first claim was for the washer. They weren't able to fix it, so they sent us a check. The other claim was for the pool. We didn't like the first person that went out. We told Landmark not to send them back to our home. They sent another contractor.

I called Landmark and the claim process was fairly easy. A tech came and fixed the issue. He was the friendliest person I've ever met. He was a young guy who enjoyed his job and laughed at the job that was done before that failed. He was so much fun. Landmark was good. They were following the procedures and jumping through the hoops to make sure things were done properly. The people they sent out to do the job were great.

We had an issue with the dishwasher and an issue with the air conditioner. The service people that came out were both very good. We need a new compressor for the air conditioner and the service guys are supposed to come today.

I'd recommend Landmark. It's peace of mind. But the speed of the process could be improved. Our AC was out and we had a 100-degree weather but we couldn't get somebody out for almost two weeks. That was frustrating. I had to call in somebody to fix it and pay for it out of pocket. Once the appointment finally came, we had roll back what was fixed so that Landmark could pay us for the repair.

When I bought my house in 2019, I was given three warranty places to choose from and I thought that Landmark did the most for the money that I had to pay. I just call in and I tell them what's wrong and I always get a couple of questions like what have I done to troubleshoot. I'm like, "I'm a 60-year old woman. I haven't done anything." They just do that to make sure that what I'm calling for is really broken that day and it hasn't been broken. Everything that I've ever asked for, they've come and sent somebody and fixed everything. Everybody's very nice.

I had a claim with my garbage disposal and it was something quick and easy. The techs came out and did the service. The biggest thing I had was an issue with my refrigerator and the company that Landmark sent had to come out three times before the vendor that finally diagnosed the issue came out. Then, they had to order a part and come back out again. But that had nothing to do with Landmark. That was all the people that they used. It did take a very long time and I understand. I almost bought a new fridge but I did not give in. I said that I was gonna ride out not having a fridge for a month.
For the most part, the contractors that Landmark had were good. I liked the contractor that they sent with the fridge. It was just they sent the same person twice. Then they finally said they were gonna send a more senior tech. It wasn't the greatest experience but it wasn't bad. It got fixed, which is ultimately what you want. A couple of years ago, we had a storm and we were at 7 degrees and the electricity was out for three days. It was off and on and it shorted out one of my ceiling fans. So, I had an electrician come out. He didn't even look at the issue. I told him what happened and he said he couldn’t do anything for me. So, that part sucks when you spend that kind of money and they don't even look at the thing. I was disappointed with that guy because I said I was going to buy a new ceiling fan and I asked if he could install it. He said yes. So, I tried calling him but he never called me back. So, I wound up hiring a different electrician to get it installed.
I like Landmark Home Warranty’s service. I hear about other people who have different home warranty companies and it sounds horrible. So, overall, Landmark is good. Their website sucks though. It's still in the early 2000s and it needs some help. It's very antiquated. I haven't been able to log on for a long time nor can I reset my password so I can log in. It doesn't help. I kept hitting the reset password and I got nothing. You're supposed to check your email and then click the reset button. They should spend some money on their website and getting it so it's user-friendly. But whenever I call Landmark, which is what I have to do now to order service, they're great. It works very well.

Landmark is a very good company. So far, everybody they have ever sent out has been excellent. When our air conditioner went out, they handled it the same day, and thank God ‘cause it was 105.

Having Landmark, I am always able to open a claim and get the things fixed. There's always an expert who comes. They know very well about the issue. But sometimes I have to wait on the call for very long. Also, when my pool got issues, I was expecting that my heater was covered but Landmark said it was not. There were two cases wherein my cooktop lighter was not working. It was so old that it got rusty. The contractor was not able to open to replace the part. Landmark told me if it could not be replaced, they could give me the price to fix it. But if I accepted the price and didn't fix it, then I could not do any further claims on it. So, I did not accept the cash. They said if I could find some person who could open that part, then they would come and fix it. I couldn't find anybody who could do that, so I just left that claim as is.

The customer service has been 50/50. 50% of the time, it's good. When my water heater went out, I filed a claim, talked to someone, and the very next day, the person was out there calling me, saying, “Hey, I don't got time today. I can be there tomorrow.” Then got it fixed right away. It took less than 72 hours to get the whole problem taken care of. But when my AC went out, I had to go through Landmark’s red tape and it dragged that thing out almost two and a half weeks to get it fixed. But it was something simple. As soon as they told me who they were trying to find as a contractor, I did a quick Yelp and Google review. The guys got the worst rating ever and I told that to Landmark. I said, “If you don't have a contractor in this area, I’d just want the approval to get my own.”
For every single thing, I had to wait 48 hours for the contractor to call me. But he didn’t. Now, I gotta wait 48 hours for Landmark to decide that they're gonna get another contractor. If they do, I gotta wait 48 hours for that person to call me, which they didn’t. Then I gotta wait 48 hours for Landmark again to decide whether or not they wanna approve me getting my own guy and just reimbursing me. So it's ** like that that really makes me think that it's not worth it to pay the money that I do each month to cover what's on my house.

So far, service is good. They're there when I need them and they're there when I don't. My air conditioning unit needed to be repaired and they got someone out and he fixed it. It was awesome. Requesting for service doesn't take long. Sometimes they have to go down a list of who their contractors are but if I tell them, "Hey, this contractor is not getting back to me." they'll reassign somebody else right away.

My air conditioner was blowing hot air and the technician came and fixed it. He was a very good service person. But then it started not cooling the way it had before. Before, it would come on and when it reached the temperature it would turn off. But now, it runs and runs and runs. He said it takes one hour to have it go down one degree because there's humidity. But there's always been humidity. Before, I would turn the air conditioner down and then turn it off at night. So in the morning, I turn it to 67 and it would take a little while to get down to that degree. But now this thing is going on and on and on. I'd like it to work the way it was.
