Very poor customer service in the service department. In majority of my claims, AFC continued to find excuses not to cover the claims. They are a ripoff like Xfinity. They take and offer empty promises in return. I have been frustrated and in total despair having them for coverage. The worse experience in home warranty history. However, they continue to solicit me to continue my service with them and cared nothing about the concerns I shared. Presently in the middle of a claim and all they keep asking me to do is renew my service. So, AFC is their name. Buyer beware, and simply don’t do it. Why would you take advantage of hard-working people who are trying ardently to do well for themselves amid the already existing crisis they face in this world?

I have three open claims with afc. All have been paid on full by me personally. I know that was wrong but each technician ask to be paid. I also paid my deductible up front and all were approved. Have sent all invoices and copies of checks. Have contacted afc about this several times. No results.
Our records indicate these claims have been paid and closed. Thank you for reaching out.

If I could give AFC Home Club zero stars, I would. This company is as horrible as it gets. Do not fall for their promises—they are nothing but a bunch of scammers who will find every conceivable excuse to deny your claims or make the process a complete nightmare. The Nightmare Claim Process. The entire process of filing a claim and getting approval is designed to be impossible. They relentlessly ask for an absurd amount of documentation, including records from over a year ago. Even when you provide the asked documentation, they find every reason to question and deny the records. Their response time is painfully slow, dragging out the ordeal for weeks on end.
A Payout That is an Insult. When they finally approved my claim for a necessary AC repair, they found a way to pay the bare minimum. My AC system is only five years old—not an "old" system by any standard—yet they somehow drastically depreciated its age to justify a microscopic payout. I had to pay $3,500 to get my AC working again, and all they reimbursed was a pitiful $300. This payment is an absolute insult given the cost of the service and the annual fees I pay.
The "Cancellation Scam". Furthermore, do not fall for their promise of being able to cancel your warranty whenever you want. If you attempt to cancel the program in advance, they will refuse to pay the prorated amount. They will manipulate the terms and fees to ensure your total refund amount is zero. They are masters at finding every reason to keep your money. Caution: I am highly disappointed and furious with this company. AFC Home Club is a total rip-off. Stay away!

I will not sign up with this company again. Furnace issue. They spent 5 days back and forth asking me questions and proof that the unit has been serviced prior to the issues. After submitting everything, I was assured the unit was approved for parts replacement. The next day the company called and said it was no longer approved, and said that this is preexisting condition. Most importantly, they accused me that since this issue happens not too long after the waiting period 30 plus days begins, this claim must be bogus and happens before. This is not true, and technician has confirmed this issues could happen immediately. BASICALLY THIS COMPANY DOES NOT COMPLY WITH THEIR AGREEMENTS EVEN THOUGH WHEN THEY ARE RESPONSIBLE TO PAY.

A horrible experience from the time we submitted our claim on 6/6/25. Apparently, getting a refund is not easy as we have waited already 2 months. In speaking with them they indicated it's 8 weeks after uploading paperwork and it took them until 7/27 to upload receipts from 6/6. I asked for the owner's phone number and email but it is apparently a secret and basically it's just wait and eventually you will get a check, lol. Never ever will I do business with this company again nor recommend them.

After Taking On AFC With Extremely High Hopes Our First Claim To AFC Revealed Their True Colors! First Of All After Being Assured By AFC That Their Certified Techs Took All Forms Of Payment, Their (Very Rude) Service Tech Refused To Take A Check! Hey, AFC! Don’t Promise What You Cannot Deliver! Then, Their Service Tech Who Stated That He Would Not Service Our Account If We Had Dogs, Belligerently Stating; “I DON’T DO DOGS” What Is With That? Our Vicious 14 Week Old Puppy Was Put In A Room To Protect Your Authorized Tech Who Ran Up A Service Ticket For Over $400.00 But Told AFC That Our Claim On Our 7 Year Old Samsung Refrigerator Would Be Denied Because My Wife And I, Both 76 Years Old And The Only Occupants Of Our Home Had Some How “ABUSED” Our Refrigerator! That Seems To Be The Standard “DOGE” In The Home Warranty Scam!
I Immediately Called And Left A Detailed Message With Their Billing Department For AFC To Cancel Our Monthly Plan For Coverage! We Then Received A Statement From “BUDCO” Confirming The Receipt Of “OUR PAYMENT” For August, After We Had Cancelled And Then Gave Us Our “LOAN BALANCE” What Loan “BALANCE” I Never Agreed To Anything Suggesting A “LOAN” But Only A Month To Month Plan! AFC Never Bothered To Call Us Back To Discuss Our Cancellation And Has Continued To Charge Us For Another Month Of “USELESS COVERAGE” I Could Not Recommend AFC To A Single Soul!

Recently my hot water heater failed. I called the service dept and was issued SRN00151947. The hot water heater needed replacing according to the repair technician and advised the service dept accordingly. As per contract, I submitted the repair receipt for the new water heater. Although, I am aware of the coverage limits regarding hot water heaters. Today, I was notified I would receive $100 due to "the water heater has reached full depreciation". Granted, I never expected a full reimbursement for the new water heater, however, I did expect more than a $100 consolation prize.

The year we had AFC was simply a waste of money. The few times we had to call for a service and after paying the $75.00 service fee, we had to wait over a week for service, and the problems that we had were never covered or equipment was one year too old (also which was not listed in the terms of service). The last service request, which was on our dishwasher (in which "all components were covered") was disallowed because the detergent cup in the dishwasher, was not covered. Even the sales representative for AFC was astounded over this last determination. In total for the year, we paid over $1,000.00 and received nothing but frustration.

The worst company ever! If I could give this company a negative 10, I would! They refused my claim for a new wash machine even though a certified repair man recommended a full replacement. I wound up replacing the machine out of my own pocket ($1200 dollars). What a rip off! I switched from American Home Shield because of lower rates. BIG mistake! DO NOT buy this warranty company's plans.

This is not an honest company. Steer clear of it, especially if the covered items are on the newer side. When I had a problem with my AC unit, I used the portal to enter my service request. A short time later, I received a communication saying the issue was "resolved". It took hour of my trying to get a response from them to find out that they were not coming because the actual AC unit was under warranty. I had to get someone else to come out and the problem had nothing to do with the AC unit warranty. Their customer service people and especially their managers are arrogant and don't give a flying fig about the customer. When you search their website, there is absolutely no one to call to escalate the issue. That, right there, is a red flag. I am now trying to get a refund (they are trying to keep some of my money, but they have never done one thing for me and they violated their contract by not sending anyone out). Whatever you do, don't give your money to these people!

Stay away. Takes months for reimbursement if they even approve your claim, I have been with warranty companies for over 20 years. I was with another company for 20 years and they were getting a little pricey so I thought I’d give them a chance. AFC big mistake. Still have not gotten reimbursed from a claim from April 9. I was informed today that the check won’t even be released from the bank until June 27 then it has to go back to them for the CEO to sign off on it then it will be mailed to me. We’re talking probably end of July. Ridiculous.
I also put another claim in for a refrigerator which they denied the compressor but because the compressor is under warranty with LG, I had to call LG, but they will not pay the labor fees to have the free part installed. I have canceled my all four contracts and on top of it. It says it’s going to be another six weeks not to include weekends and holidays to have my credit card reimbursed what’s left on my contracts. Oh, they also informed me that since I canceled today, I will not receive my $236 that I was expecting from the April 9 claim..

My experience with this company has not been pleasant. I do not like the claims process. You have to pay first and then wait several weeks to be reimbursed. Many of my claims were not covered/qualified. I was paying and getting maintenance from another company and they still would not cover a small job on my AC. I wasn’t given the paperwork so I sent them proof of an email that I received from the company that performed maintenance. Unfortunately, that was not enough for them. They were too lazy to call themselves for proof of maintenance. Instead they just denied my claim.
Then a while ago the rep convinced me to go with a higher plan and for the last year. The reward is that I would not have to pay anything for my last year of coverage. Of course, they ran into a billing issue when it was almost time for me to stop paying. They canceled my plan and would not reinstate it. I did try to pay on the last day before cancellation. They had put my account on hold. I had received a message stating that I had until the end of the month. Therefore, I could not make the payment. Of course, when I called the representative that answered could not take the payment and stated I will have to wait until Monday.
On Monday I was told there was nothing they could do. The billing representatives are also never available, they have to call you back. If you want a good warranty company, please go with Home Warranty of America/NRG Protects. I had them for over seven years and rarely have all these issues. They also work with you better on the billing side. AFC was a waste of time and money please run. In the attached picture you can see I had until 6/1 to make payment, but they placed a hold on 5/30. I have them updated payment but they put in the wrong credit card code.

Unfortunately, this system does not allow giving a 0 for review. As previous reviewers said, this company is a complete SCAM. They are NOT a warranty company. They put you on a payment plan requiring you to pay hundreds of dollars but when you submit a claim they only offer a “buy out” at their own determined value of the failed equipment. In our case, they determined that our 15 year old water heating has “exceeded its useful life” and will pay $100 toward the replacement.
The terms and conditions state that they will replace or repair the equipment - which is what a warrant is for- but they do not and refer you to a footnote in their terms which very vaguely mentions that the customer may have to pay an additional out over what they determine they will pay. There is no mention of a “buy out” (the term they keep using in my correspondence) based on the remaining useful life of the equipment which obviously would be zero since it needs to be repaired or replaced and is no longer operating. I have filed a complaint with the BBB and am in the process of filing complaints with the Georgia Department of Insurance and Georgia Attorney General’s Consumer Protection Division as everyone on here should. This company must be put out of business as fraudulent and misrepresenting themselves as a “warranty company”.

I have used other home warranty companies in the past without issue. AFC runs a scammy bait and switch operation. The do not disclose their 30 day waiting period but will not cover anything that happens within the first month of a 12 month policy. You cannot re-submit after 30 days because they already declined. The require 15-30 business days to refund after cancellation of the policy. They will take you money immediately but wait a month - a business day month - before refunding for a cancelled policy. Complete scam. Rude and unhelpful people. Try another company... Anyone would be better.

If I could give no stars, I would. Take the reviews seriously. This company is a scam. They take your money religiously. The moment you request service, it's an issue. They depreciate everything to a value that is lower than the monthly payments you make. They are horrible and the customer service is part of the scam.

A waste of money!! They promise great coverage and pay for nothing! They depreciate everything & try to claim there is no value! You are better off with a factory warranty because AFC will expire in the same time due to their depreciation claim. Then they waste a serviceman's time by asking them the same questions over and over and or put them on hold. Service people charge by the hour and get fed up and hang up or refuse to talk to these warranty companies. Now what? AFC won't pay the claim.

Please don't get fooled by AFC warranty. I paid 12 months One of my AC stopped working. They denied and asked for yearly maintenance proof. This company is a SCAM. If it is a major AC issue they will not honor their commitment. It is better for you to buy a new AC with monthly payment plan. These guys are SCAM artists.

This is the worst home warranty company I have ever dealt with. Great salesperson, but when a repair needed, good luck with them finding a vendor. Yes, you can use your own (the only option generally), but it will be months before the check will arrive for reimbursement. I had several properties covered, and after the service was not acceptable in my opinion, I opted to cancel. It took so many months for refunds. One was nearly 5 months. It had been sent out by check supposedly but there was no record of it. So several months later a check was reissued. Well it was not showing up. They kept blaming USPS.
I asked for a new check to be issued. This was after several more months had passed. They said too bad I need to wait 5 months after the check was written as that is when it expires for cashing. It did show up the next week or so. Turns out the check had been written, but only my street was on the delivery address. It was returned to their company. They had to put it in another envelope and put the full address which included the city and state. And I was not alerted. Unbelievable. And some very rude workers.

I purchased a used home to be my new permanent residence. I called AFC and spoke to a sales agent before buying. He made it sound like it was a wonderful company who covered a great deal of otherwise out of pocket expenses. I regret buying it. For roughly $1500 I purchased their “platinum plan”. My first claim with them was for my water heater that went out. It cost $1200 to replace. They paid $200. The second was my HVAC system needed to be repaired. The labor cost was $640. The A/C part was under warranty from the manufacturer, and because of this AFC refused to pay anything. ZERO. The only one who gets platinum from this plan is them. As for me, never again.

This company is a ripoff. Please do not purchase this home warranty. Research another company. This company does not want to repair anything. I’ve only made 2 claims and it’s been a struggle for both claims. The second claim they will not repair and they are asking for a preventive maintenance report from the previous homeowners saying my appliance was working previously. They won’t accept my home inspection report. DO NOT USE THIS COMPANY!!!

AFC Home Insurance is an absolute joke—a company that exists purely to take your money while denying every claim possible. They go out of their way to make the process impossible, rejecting valid receipts, refusing to answer questions, and forcing you to call them just so they can keep you on hold for hours until you give up. Nothing can be done online—no digital claims, no email support—everything is deliberately designed to be a nightmare.
When you finally get through to a representative (if you’re lucky), you’ll be transferred endlessly or given the runaround by incompetent, rude, and completely unhelpful staff. I was strung along for weeks before they finally admitted they didn’t have a technician in my area, forcing me to find my own and pay out of pocket. But guess what? They never reimbursed me. After waiting the ridiculous timeframe they claimed was “processing time,” I was told that because I decided to cancel my contract (after being scammed repeatedly), they would not refund me anything.
Their business model is pure deception—they collect your money for months or even years, promising coverage, and when the time comes to actually help, they offer you laughable payouts like $100 for major repairs or just outright refuse the claim. They advertise “comprehensive coverage” but will find any excuse to deny a claim, whether it’s nitpicking over minor details or outright refusing to acknowledge receipts.
I’ve dealt with bad companies before, but AFC Home Insurance is on another level of fraud. If you’re considering using them, RUN. Don’t waste your time, your energy, or your hard-earned money on a company that operates like a scam, preys on customers, and leaves you with zero support when you need them most. Buyer beware!

Useless home warranty, had a tech out to diagnose my stove which I was able to tell him exactly what was wrong with it so he didn't have to lift a finger and because he was unable to locate the model and serial number, they are unable to move forward. So now I am without a stove and also paid $75 for a service fee that was of no use to me, since I already knew what the problem was but they have to send someone out and charge you anyway to "diagnose" the problem before helping you. I called for a refund for the service fee and they are not even willing to do that. Don't waste your money, it seems all these home warranty companies are just a scam!

We chose AFC because they allow customers to use their own technicians, which is great. We opted for a home warranty due to the age of our furnaces and air conditioners which we explained to our AFC sales representative, Everett **. Everett told us AFC would replace furnace/AC parts or replace the entire unit/system, if necessary. Sounds great!
Fast forward to today. The furnace’s inducer motor went out. The estimated replacement cost was approximately $1500, which included parts, labor, taxes, etc. To our shock, AFC said due to the age of the motor (23 years) they would only give us a cash buyout of $100. That went against everything Everett ** said AFC would do when we signed up! In AFC's Limits of Liability section D, (10), it states "when replacement is authorized, the approval will be contingent solely upon the evaluation of the equipment cost, upon which authorization for full replacement will be granted."
Keep in mind a few months ago we replaced a 21 year old sump pump. AFC gave us $500 reimbursement for that sump pump. AFC claims that due to depreciation, the inducer motor is valued at only $100. So, the 21 year old sump pump had zero depreciation, but the inducer motor depreciated to almost valueless? How AFC assesses depreciation is whole heartedly illogical, inconsistent, and unfair.
The motor seized up and did not function, thereby causing the furnace inoperable. We were promised they would replace broken parts if they failed, or potentially replace entire units/systems. AFC paid full value for a 21 year old sump pump in 2024. Now in 2025 AFC tells us any reimbursement is only at the depreciated value of a part or unit. I seems like AFC will pay for smaller items, but duck and dodge covering higher priced items. AFC’s business practices are shady and disreputable. These people are deceivers. Do not trust them. Do not ever sign a contract with them. They're nothing less than reprehensible.

If I could give AFC Home Warranty a zero-star rating, I would. My partner paid approximately $1,400 for a policy renewal, but when we needed to use the service, the company refused to cover the repair. They claimed the refrigerator part was still under the manufacturer’s warranty and directed us to contact LG. Upon contacting LG, we were informed they would replace the part but that we would be responsible for the labor costs. AFC, however, remains unwilling to cover the labor. As a result, we are stuck in the middle, forced to pay out of pocket while having already lost the money paid to AFC. We are now in the process of seeking legal advice for arbitration since the fine print prevents us from pursuing the matter in court. Learn from our mistake, just save your money to use later. This warranty company is nothing more than a predatory company that needs to be investigated.

Don’t buy an appliance's warranty with AFC home warranty. After paying for my membership for many months when I put my first claimed they refuse to paid for the repair of the appliance and offer to paid only the depreciation cost that according to them was $100 after I paid $75 for service fee plus hundred of dollar in the membership.

I only gave this company a 1 star because zero was not available. This is the absolute worst company I ever had to deal with! It is a rip off of your money & there is no transparency. They text and email you to call them back and then you are on an extended hold over an hour, you will have no choice but to take the option to press #1 to be call back in the order of the queue. Then they don’t call back for over 48 hours. They state all the “coverage“ but then will not pay you anything when you need service. I had an electrician bill for $3,200 and their maximum for electric is $500 in the gibberish they state is in their policy. Look them up online and you will not see ANY of their Policies or ridiculous caps on all their claims. Out of the $500 for the Max electrical claim they take your $75 deductible from that $500 reimbursement.
The customer service is rude offensive when I called. They told me that their customer service is out of Georgia. When I had an issue I got the Philippines and their call center is in the Philippines. When I called to cancel and I talked to a gentleman, he said he had no idea that their exterior water service that they contract out is out of Philippines. He thinks they’re in North Carolina, but he didn’t realize that they subcontracted to the Philippines. Not that I have anything against the Philippines at all, but they didn’t understand a word of what I was asking or how to answer my questions or even address the claim. The first time I called the call center told me in the Philippines that they couldn’t find my account number and it didn’t exist so I put a claim through the AFC. They told me to call them back. That they had a resolution.
Was on hold forever for them to tell me, "Oh well that’s American water that we contract through. You’ll have to get through them so your claim is is denied and you will have to deal with them directly." It is a whirlwind of headaches. Stress. High blood pressure. Anchor is the most horrible experience from a company’s customer service. I would never ever refer a friend or even my worst enemy to this company for the amount of stress time and work that is put into trying to resolve a claim on top of an actual problem that you’re having with your home. It is a company based on collecting money for a warranty that they will never pay out. It is my opinion that they have become very wealthy on insurance premiums by promising coverage on new homes, peace of mind and it turns up being the worst nightmare a new homeowner could ever experience. They should be ashamed of themselves.

As a member of this company, I will tell you about my experience with them. I have a refrigerator that went south. I called in a ticket for repair, the tech came out and check it out and said it's not repairable. AFC would not replace the refrigerator, they would only give me 475 towards a new one, my second experience with them was my dishwasher. I called in for repair, the tech came out after paying 75.00 fee, the repair cost was 317.00 to repair. AFC said they would only pay 100 dollars towards repair. I have paid over 2000.00 on this contract that said they would cover the repairs. There was nothing stating that they would cover only a portion.

This company gives you the runaround. I have coverage for a built-in oven of which I paid an additional charge to ensure maintenance. I am a first-time homeowner, so I purchased a 3-year plan with them - they gave all the bells and whistles in the beginning. First, I was asked to provide the make and model number for the oven. The service professional came out and could not find the model number on the range, so they asked me to locate it and call back with the details. The previous homeowner left the manual - thank goodness so we were able to collect and report the information. They then told me I had to provide the serial number, which I did. Now they are telling me that the age of the unit may not qualify for coverage when their service terms indicate that appliances >5 years would be covered by the depreciation price up to $3000 for replacement. This company is a sham, and I am so over them.

Absolutely poor service. My elderly mother paid $600 plus dollars for her washer and dryer and is STILL WAITING to reimbursed. She’s been waiting since September. After being told every week the check is in the mail. Do not use this company. They want YOU to do all the work of looking for contractors while they take your money every month. They have absolutely no accountability.

Scam artists and break their own contractual terms. Each service request I put in would result in me talking to at least 5 different AFC contacts, recapping the issue and steps taken thus far to each rep, in order to have the request worked. Seems part of their strategy is to intentional frustrate customers with the hope they will give up/look for alternative solutions.
Then, once we finally decided to cancel after our third such instance of frustration, AFC deducted claims paid from our refund for our pre-paid premium (we paid 3 years in advance). This was nowhere in our contract that we received when signing up for the service. We paid a premium and still wound up paying for all the repairs ourselves. On top of that, they charged a $75 cancellation fee. So for the pleasure of dealing with their incompetent customer service team (up through management to whom we spoke many times), we got to pay $800 worth of premiums and a $75 cancellation fee only to to pay for all the repairs ourselves. Literally negative value provided by AFC. Their business practices are malicious and purposefully convoluted. They are fraudsters.
