I had a really good experience with Vanderbilt Mortgage. The gentleman that got me for the screening information process loan was really nice and very good in the way he asked for the information. They’ve been pleasant and I would definitely recommend them.

Vanderbilt Mortgage had lower interest rates and the one I got was great. The experience with their rep was straightforward and all to the point that led us in the direction of picking. The home loan process was simple and in about a couple of months, they approved me. My mortgage has insurance coverage and I really like it and I auto renew it. Making a payment on the mortgage is very easy too and I'm very satisfied with my overall experience with Vanderbilt so far.

I went through Ocwen Homes and they got in touch with Vanderbilt. The lady rep called and told me I was approved and we went from there. We had another great rep who I am able to call with anything I needed. Everything was awesome.

I found out about Vanderbilt through my parents who goes to them too for their house. Their home loan process was quite simple and a lot easier than I thought it was gonna be. They asked me a few questions, told me how to write some stuff on a paper and explain stuff on my credit card. Then, the next thing I know, I got approved. Also, their rep was pretty nice and I can understand what she was saying.

My trailer's getting old so we found another trailer park and I bought a new trailer through Vanderbilt. The reps were really good to me. Once we got started, I knew it was gonna take a little while. I went ahead and got this lot, put a down payment on this lot and on the trailer so they can hold it, and everything worked out. I can hardly hear most people since I have a hearing problem in one ear, but their reps were clear-talking and I could hear them on the phone. They work with you so you'll be able to afford the payment, and that's what I like. Overall everybody should go through Vanderbilt. They’re a great finance company.

My husband doesn’t have great credit, so we didn’t qualify to a lot of the mortgage companies and the rates were high. Vanderbilt was the first one to give us a chance and I'm so glad they did. The reps were all very informative and explained all the processes. Even with the stuff we might not like, they were still very open and upfront about it. They always return my calls. I hate the fact that they won’t refinance us after a while, but other than that, I can’t say anything negative about Vanderbilt or any other processes we went through.

We were trying to buy some land and Vanderbilt Mortgage owned the land so we bought it and that was our first purchase from them. Then, we were looking for a home on the internet and we found a home Vanderbilt Mortgage was the one that was selling the home. We were satisfied with our first purchase so, when we found a home that we liked and found out they were the mortgage company, we wanted to go ahead buy that home from them. They were really good when we were dealing with them going through the process and they took care of everything. Also, they were all nice and kind and we didn't have any problem with any of them. The closing didn't take a long time and everything was done before a 30-day period. We were satisfied with them.

I got the loan application from Clayton Homes, filled it out, then Clayton submitted it to Vanderbilt on my behalf on a Thursday, and Vanderbilt approved this work and I got the offer from Vanderbilt on Tuesday. Some of their reps I spoke to were really nice and helpful. Our mortgage included the house, the insurance, and property taxes. I'm happy with the insurance coverage as it's probably more than what I would have gotten if I had gone somewhere else. I renew it every year though the interest rates could be better. But overall, Vanderbilt has great and fast service.

The first time that we had Vanderbilt was when we bought our home back in the early 2000’s. We went with another bank for the refinance then they sold our mortgage to another bank. And that never happened with Vanderbilt that’s why we always wanted to go back to them and we currently have two mortgages with them. We bought my wife's trailer first and that's under her name. Normally, people don’t like mortgage companies. But, we liked Vanderbilt so well that we just stuck with them on the second mortgage which is under my name. We were given two choices of creditors but we picked Vanderbilt so when the other people called, we turned them down because we’d rather wait for Vanderbilt. Everybody’s treated us well at Vanderbilt and we’ve had no problems with any of the reps. Anything that I had asked or had any questions about, they answered quite well. I would highly recommend Vanderbilt for anybody if they want to do a mortgage.

It was my first time buying a home. I ended up in the hospital during the process, but Nick from Vanderbilt stuck with me and called to let me know what’s going on and asked how I was doing. He always answered and called me back or left voicemails. He was really fantastic. My most recent conversation with Vanderbilt was when my house got broken into a couple of days ago. They were quick to help me with that and they're fixing it now. They are very friendly to work with. I love Vanderbilt all the way around.

Vanderbilt Mortgage has been really good to us. Everything went well when we applied for the loan. Everybody who we spoke with was good, too. I was never dissatisfied and we try to pay our payments before the due date. I would recommend them.

Vanderbilt’s very nice. I like them. I’m an ex-banker and loan officer so to me, it was just like anything that I would’ve done. The process was very streamlined and I didn’t see any bumps in the road. They didn’t have any mistakes, did everything the way they’re supposed to and didn’t take a lot of time. One of the ladies even called me before we had our closing, and then one of the guys came and did the closing. So, I’ve already been pre-warned how everything was going to be before he even got there. And they were both very nice, pleasant and knew what they were doing.

I had broken up with the father of my child so I had to get a place of my own. I found a trailer and told Vanderbilt that I would get it if I could get it before winter. When I put my paperwork in, it took about a week to get approved. Then after that, the process went fast and I got in before winter. The girl I worked with and the one I bought the trailer with was real helpful and nice. One of the doors was not put right so there’s just a few things that they still have to go touch up, but overall it was a good experience.

Vanderbilt Mortgage is super. They were very helpful with everything, and everybody there was great and really good to me. They called me back when they were out to lunch or elsewhere, and I had to leave a message, and they called me right back. They're all doing super jobs and should keep the good work up. The representatives were wonderful and answered my questions all the time. I would recommend Vanderbilt to anybody.

The lady at the home center set us up with Vanderbilt. And I really enjoyed dealing with them because every step of the way they let me know what was going on either by mail or phone. And I would receive it in writing as well. For me, it's a big deal when you can back your words up with paper. If I had a question, they would explain it to me to where I could understand it. That was awesome. Everybody was really nice at Vanderbilt. This is the second home I've purchased in my life and Vanderbilt has been the best mortgage company that I've dealt with so far. I definitely recommend them.

When we first applied for a loan, it was for a Mead mobile home and they wanted a big down payment but we didn’t have it. There were some issues and it was just one thing after another, but we were working with Taylor Sales and Mortgage company. So when they came up for that they had a repo brought in, we went down and looked at that and then I called and told Vanderbilt that we were interested in it and everything went straight through. And it was perfect.
Each one that I worked with at Vanderbilt answered our questions. They explained everything to us and they were right on top of everything. If there was something they needed they didn’t wait three days, they called us right then and there. And so by working together, trying to get everything sent to them and something that they had to have, they were very nice about the whole situation and they understood if I couldn’t get it to them. They weren't pushy and were very polite. They were also very easy to contact. They even sent letters thanking us for choosing them and also if there's anything we needed, just don’t hesitate to call. And the mortgage term and rates were also wonderful. We explained to them we couldn’t afford $800 for payment so they worked at where we could be able to stay within our budget limit. If I had to do it again I would go right back to Vanderbilt.

Vanderbilt was the first company we went to and they were the most helpful. We got all the paperwork turned in and within a couple of days, we heard back, and everything moved quickly after that. We got approved within a week. The rate and terms seemed pretty reasonable to us considering what everything else was. It was all a very positive experience. The representative had answered every question we had and was extremely helpful with anything we needed or wanted to know about. We really appreciate that. We have recommended them to a couple of people.

I heard about Vanderbilt Mortgage from my daughter and they seemed like they would work with me better than the others. And they worked great with me. I signed the papers on August 26th and they pushed my payment back because I didn't have my trailer until the end of November. Their reps were always helpful. When I couldn't find out anything from the place where I bought the mobile home, they would get in contact with them and find out for me. I'm also satisfied with my mortgage rate and terms. I thought my payments would have been higher than what they are and I'm really satisfied that they got them under what I would have liked.

One of my friends recommended Vanderbilt Mortgage and it was also one of the options where we could finance the home that we bought. Everything went real smooth and the reps were very good. It was easy to get in contact with them and they're very easy to deal with. The process took about three weeks, and I'm very happy with everything.

I heard about Vanderbilt from Clayton Homes when I purchased the house. They offered a deal so I financed with them. They were mostly waiting on me to get affirmation when they give out the price I wanted and be comfortable with. They worked with me and it was great. When I talked to the reps, they answered my questions and they told me what I wanted to know immediately. Everybody was polite and straightforward. I wish the rates could be lower but I have no room to complain so I feel great about it. Everything ended up being fine.

The gentleman whom we got the trailer from told us about Vanderbilt. My son took care of everything for me as I was out of town. I had to come back in for a few days to sign some papers. Every now and then, they'd call and I'd talk to them, but not very often. We'll be making our first payment next month. The rate must be pretty good because my son liked it. I would recommend them.

I lost a house in '99 from the flood and the mortgage went to 21st Mortgage. After I got my house paid for, I asked if they would finance another home for me and they wouldn't. I've heard good stuff about Vanderbilt and they didn't give me any hassle so that's why I chose them to finance my house. They're good with financing and I like the interest rate. They took my old house for trade-in and they allowed me $8,000 for that. I had to turn around and pay $2,000 some more down on this house and they financed the rest. I'm on a fixed income and I wanted to work where I could've lowered the payments a little bit but the rep told me that's what I had to pay.
I like Vanderbilt Mortgage but I've had a lot of problem with their contractor, Oakwood House. I told a rep that I would not buy another house from their company because they act like they don't care whether or not they fix my house or not. I told him it's a $60,000 house and they should not play around with me when it comes to my money. The house sat here four months before they ever did anything to it and when I asked about stuff, they wouldn't tell me anything.
The front and back door have got to be replaced. Water was coming in the back door. I called them and the lady from the factory told me they'd do it until the path dries out. But, they tore the path up terribly when they put the house in here 'cause the weather was bad. When the man pulled in in a trailer, he went down in the ditch with it. I was upset. I told them they were supposed to put gutters on the side of the house and the lady said they don't do all the houses like that. Then they sent a man here that was doing the air conditioning and he came through the front door and had mud all over his feet. A tech also came to fix the ceiling but I’m not satisfied with it because I can still see the cracks.
Also, the molding in the carpet that they put in the living room wasn't fixed on the wall like it was supposed to. They also cut the carpet so short and I can see where they cut it. The carpet needs to be replaced but they would not do that. The lady from the factory told me if I ordered one, they could've changed it. I'm upset with Oakwood. I wish they had a home I wanted in Roanoke Rapids which is Clayton Homes and I'd go on with it because that house was in no way like this. Other than that, the people in Vanderbilt are nice and that matters a whole lot.

One of the things that Vanderbilt offered was a land in lieu of a down payment and we had the land. We did the mortgage with them and they were very good and very fast. They were a little hard to get a hold of sometimes, but they answered my questions well whenever I did reach them. I would recommend Vanderbilt.

The finance rep from Vanderbilt was excellent and he went out and beyond. I went to another location and he closed the deal for the sale. He knew his job and he explained as far as figures and everything down to the wire. I will be happier if I can have a lower interest rate, but I'm okay with it. I had a good experience overall and I will recommend people to them.

Vanderbilt was very prompt in responding to my application and getting the information. They got back to me and let me know where everything was in the process. They did an excellent job. Their rep was very responsive and answered all my questions. He knew exactly what he needed. The process was a little bit complicated for me because I was going through a divorce and had to get my name off of my other mortgage so I had to send additional information, but it was known upfront that that was needed. Moreover, I would have loved for the interest rate to be even lower than what he got for me. But I understood because it's a mobile home and I didn’t want to put the property up since it would take longer. Overall, it went very well and I was very pleased.

I have been working with Clayton Homes for almost a year, waiting on the property, but the actual loan process with Vanderbilt went very quickly. Vanderbilt automatically withdraw from my checking account and it's really great because I don't have to worry about being late. They also take care of the escrow account, insurance, and land taxes. I've no problems whatsoever and I couldn't ask for anything better.

Vanderbilt worked with me while I was paying some of the total that was on the house. The rep was wonderful and she answered my calls. The only complaint I had was that they changed my address on my closing documents and I don’t even know where they got the address from. It messed up a bunch of legal documents so I had to go back and fix all of that. Other than that, everything went just as planned.

The reps at Vanderbilt were definitely friendly and I was able to call them anytime I had any questions. They were very helpful and they made sure I had all the paperwork I needed to have turned in. Closing the deal was pretty quick and it didn't take very long at all.

I'm very happy with the interest rate I got at Vanderbilt. They were very considerate and helpful. However, we had an issue with the appraiser and it slowed everything down. They lied and said they could not get an appraiser on everything, and then a week later the appraiser showed up. He said he forgot to take the pictures and have it done in the next day. It was nearly another three weeks before we got everything finished and it took us a couple of months to get it all done. Everything else went pretty good.

They gave me a seven percent interest rate and that is alright but I'd like it to be lower. The process was very easy. I did it on the phone and the representative was very friendly and courteous. It was all good.

Anna was real easy to work with. It’s easy to interact with whoever I talked to at Vanderbilt. They’ve been very friendly and even when I talked to customer service to get things set up, they walked me through the process and didn’t make me jump through a bunch of websites and things. The mobile home was custom built, so we didn't get it for six weeks but the papers were signed and everything was done way before the home was even delivered. Everything was done very quickly and everybody was extremely helpful. They kept constant contact with me, letting me know what was going on. If I had any questions, they answered them before I could ask them. So, it was a very efficient and smooth process, and I would definitely recommend Vanderbilt.

Signing up with Vanderbilt Mortgage wasn't hard at all, but it took a year to get the mortgage. I had a couple of liens on my property where I got a divorce, and my husband didn't pay the bills and they've done that for me. They had ran an ad in the paper. Then, I was in and out of the hospital and everything. So, it was just a big mess. Despite that, though, they're a good company and I'd recommend them.

The loan processing with Vanderbilt was long but it worked out so I'm happy. The interest rate's fine as well. However, I got a letter from them just recently saying it was going up from $512 to $524. I wasn't sure exactly on that and have to call them to find out.

They make Bank of America look good. Took over my mortgage - I didn't choose these idiots. Sent me all kinds of garbage that I had to do this, do that direct withdrawal etc. No grace period which I had even back with Bank of America, yes Boa. Can only schedule payment for due date or earlier on their "website." They want to charge you for absolutely everything - everything! Didn't pay my property taxes - claimed "they just got the bill." The guy who I talked to played dumb he acted like it was my fault!!! These clowns had almost $4,000 of my tax money that they were holding on to. Will probably try to charge me for that too. I had to call and 'email' until they finally paid - I had to check with the town.

The loan process took quite a while because I was slow in getting my paperwork together because I had knee surgery. It took me a while to get my end altogether but once I got it altogether, Vanderbilt was pretty fast. The interest rate could be lower but it's okay. Every time I called over, I didn't get a machine, and got a person, so it was good as I hate talking to machines. I would recommend them anytime, and use them again if need be.

Vanderbilt's home loan process was organized and they did a good job handling finances. I thought it would take longer but it was quite fast and we are grateful for them. We had passed by Clayton Homes on our way to doctor's appointments and always wanted to go there and see their homes. We really liked their homes and they were the ones that told us about Vanderbilt. They said that Vanderbilt helps everybody out. I would recommend Vanderbilt Mortgage.

The service reps at Vanderbilt have been very pleasant. When we inquired about a home loan, they told us the ones that they deal with. The rate was really good, although I thought I might get a lower one. But it was better than what I have had in the past, so I was pretty happy with it. We learned about Vanderbilt through the trailer lot that we bought our trailer house through. The home loan process with Vanderbilt was really good. It went through pretty quickly. We got the approval in two days. Everything went through really well. They were very helpful and updated me completely with everything and kept me well-informed. I didn't even have to give them anything. They went and got the tax returns and all of it for us. Their website could be a little easier to maneuver to pay my mortgage. But other than that, it's all good.

I'm happy with Vanderbilt Mortgage. The loan process went really easy and smooth. It's easy to communicate or get a hold of them throughout the process. I go online to pay the monthly mortgage payments. However, we are not really happy with the interest rate. It was a construction loan and not the regular real estate loan, so the interest rate is a little higher than usual. We are hoping to refinance in two years if we can. But I would still recommend them to a friend.

Vanderbilt is easy to deal with. The process went easily. I pay over the phone but I didn't set the account up correctly the first time. But after I got it set up, I just push a number to pay and it's done. I would have liked the interest rate a bit lower but from what everybody else had told me, Vanderbilt's is the best I could get. The only problem was going through the whole process of getting to them as it was all automated stuff before I could get in contact with somebody I could talk to.

When I went to buy a house, Vanderbilt was the one who approved my loan. I've been with them for a couple of months and they've been good. My loan specialist named Laura has been very pleasant. They don't aggravate me with anything. I didn't like the rate but other companies offer similar rate and a couple of buddies of mine said the rate I got is 99% likely what one gets when buying a mobile, modular or manufactured home.

Everything was okay during the home loan process with Vanderbilt Mortgage. They were good to me, however, they kept wanting more and more information on stuff that I already gave. That might have been on someone else’s part and not Vanderbilt, but it was a lot of paperwork. Other than that, I’m very pleased and the ones that I called at Vanderbilt to get answers have been really polite and got back with me. If they didn’t know the answer then they’ll ask someone else.

We had our first home with Vanderbilt and since we had already established with them, I would rather instead go with them instead of trying to go to any other finance company. They sent us a paper every chance they got and let us know the amounts and what we needed to do with them. We were very satisfied and so far, we're still pleased with them. We will recommend Vanderbilt to someone.

Vanderbilt Mortgage was recommended to me by the seller. Their reps were knowledgeable, respectful, courteous, and they easily conveyed to me the process of how it was going to work. They even advocated for me. As a matter of fact, the buyer had failed to tell them that I had a down payment on the home and there was another discrepancy that if it hadn't been for Vanderbilt, I wouldn't have recovered it. But, I wasn't really happy with the interest rate when I was told in the beginning of looking for a home to buy, but that didn't come to be, so I ended up buying the home and I'm making the payments now. Though I wish someone had told me about disability and life insurance or had been offered in the options. Other than that, I would highly suggest them to anyone.

When I went and vied for my house, I was told that Vanderbilt would finance it through. I could get cheaper finance rate because of what we'd put down. There was around $33,000 or $34,000 left on my house once I have put $50,000 down. My daughter called them and got everything set up. I'm on Social Security and I get my check on the third Wednesday of every month, but Vanderbilt said my payment would be coming out the first and everything. So, we had it set up where the succeeding month is paid in advance. We've only had it for about four months, but I'm satisfied with the way it's set up and I'm very happy with with the interest rates.

Vanderbilt had good rates and looked like they were going to be fair with us. They told us they'd get us a good mortgage and we said, "Okay go for it." The process took just a few days and things have been great so far. The interest rate's pretty good but if they lower it, then it's fine.

I heard about Vanderbilt Mortgage through the trailer company I bought my trailer from in Fletcher's Oakwood Homes, and I used them to finance the trailer. Vanderbilt lent me the money and I made my third payment last month. I have no problems with the customer service representative too. Everything's been going smooth and they haven't bothered me but I wish their rate was cheaper.

Vanderbilt is one of the best companies I've ever dealt with for getting loans. It's been the most simple task for me and a good experience. The paperwork was submitted and they called me up to tell me I was approved for the loan. Everything is held into place and I didn't have hardly anything to do except sign papers. They stayed in contact with me every time. It took a little longer because I was making changes so they had to redo the paperwork three times on the loan part. But everything went quick and smooth. They called me back the next day with the new paperwork and was ready. I couldn't ask for a better company because they've done me a great job so far.

I heard about Vanderbilt years ago. When we were filling out the application for Clayton Homes, they said that Vanderbilt Mortgage was the one that they go through, so that was the one that I chose. The interest rate is okay. I have a contact number and when my dad gets his check, we make the payments online. It’s pretty easy to get in contact with somebody if I need to. If I can’t get somebody right away, they call me back normally within an hour or two.

The mortgage process with Vanderbilt was pretty easy. I had no problem contacting anybody. I first went through a company called Cunningham Financial but they said my credit score wasn't high enough for their approval. But I'm happy with Vanderbilt. We've had a mortgage before and it seemed like there wasn't much involved this time as it was the first time. Vanderbilt handled a whole lot of stuff for me.

Fell 2 mo behind on mortgage, my fault. I sent a payment and shorted it 4.50. So next month when I had my bank send payment that's what they sent. I wasn't clear and change it back to the 650.00 that it is, so I fell 1 mo. behind. They are so nasty, I've called and tried to explain and even asked for help from those agencies but because I didn't do a land home package they won't help. I put 25,000.00 down. If they think I'm going to let them get my home they're nuts. But there is no reason to be so rude about it and call every day!!!

I've never purchased a brand new home so doing a home loan with Vanderbilt Mortgage was a learning experience. They helped me figure out what my payments were on certain due dates - payment-wise and insurance-wise. It was a lot to be thrown at me at one time and if I had a question, I had no problem calling and getting in contact with them. If they weren't there, they would call me back.

This is my second time doing the home loan and it went smooth for me. Vanderbilt was very timely. Every time I tried to have any contact with them, I had no problem getting somebody to help me. They were quick to respond and very clear about any information they needed, criteria I had to meet and different things that they needed me to do to help qualify for the loan and make the loan possible. They were very helpful. It was touch-and-go for a little bit but they helped me through the process. Any questions I had, they were able to answer and were very friendly. It was an excellent experience.

We were looking at buying a modular or manufactured home for our property out in the country and went to different places in the area looking at the housing. Vanderbilt was one of the mortgage lenders that they use and given our financial background, we were told that they were probably the best one to use. There were some difficulty in scheduling appointments and we had to wait for things to come in. There was some disorganization and lack of communication between the mobile home sellers and Vanderbilt. I already recognized that part of the communication problem is definitely with people we bought the mobile home from. And so I don't know how much it could be attributed back to Vanderbilt. We have to close almost four and a half weeks later than we wanted to. The house was sitting there on the lot and it was just ridiculous.
We had good credit scores and it wasn't due to lack of financing, but it's just that they weren't moving as quickly as they should have and there were lots of lack of communication. I'm a human resources manager and my husband is a purchasing manager. So we're people that deal with business matters on a daily basis. And for me, communication and training is a big part of it. And when we went through the entire loan application process and paperwork, there were times they were saying "just sign here, just sign there." I read what I sign and there were some things that I did not feel were represented correctly. I questioned it and was given some pat answers which were not the real answers. And then I was told it really doesn't matter on some stuff.
In the end, my husband and I chose to sign on some things that were not real significant. I have a problem with that especially when they're trying to breeze you on through. And for a lot of consumers they would just sign away and won't read the stuff. And here we were reading it. That bothered me. I would hope it's not true on other cases. We have bought five homes within our 20 years, and we've never had it handled that way before.
Also, some of the answers to the questions we had during the application process were not given real good turnaround. And once again, it made them to educate the people who were asking the questions instead of ones who really didn't care. And the last thing that really ticked me off was when they gave us information on what the insurance would be on the house if we got it through them. And I said that we're gonna shop around because we had a budget we were working with. We've been with State Farm for over 30 years, and we're using Farm Bureau on our new property up here.
I shopped around with both and we got a favorable rating. So we're going with that and our Farm Bureau person up here got the information down. The information was sent by Farm Bureau to them and lo and behold, about three weeks after we've had the house, I got a letter from Vanderbilt about not being insured and if they didn't have definite word from us in x number of days, they were gonna start charging us for the insurance they had chosen.
We had done all of our work weeks before, and I had proof of it. I just called our insurance company and said, "Mick, I know you did the work. You gave me copies of it." And I told him what happened. He said, "Don't even worry about it. I'll take care of it all. I will pull it all and I will resend it and I'll also follow up with a phone call and let you know." He did exactly what he said he would do. He'd already done it the first time. And there again, whether the information dropped with Clayton Home or with Vanderbilt, I don't know. We will not use either one of them ever again. We are not recommending either one of them. We're happy with the house and satisfied overall but we won't do it again. And we may very well re-finance, and get out of Vanderbilt at some point.
The online setting up for payments was a piece of cake. It's very well done and good communication. Getting our information in the mail each month is going very smoothly. So there are definitely some systems they have going well. I'm not sure where the communication broke down before and it could very well be that the bulk of it is on Clayton Homes. We know for sure Clayton Homes has definitely big communication problems because I pinpointed some things and talked to their manager on some training issues. They have issues and they know it so it could be that Vanderbilt does a pretty decent job but they got caught in the crossfire.

Everything's been good with Vanderbilt Mortage except a few things weren’t done while they were supposed to have been. My account was supposed to have been set up for bi-weekly automatic draft payments and this was back in September when I purchased the home. I had to call and make every payment. I've talked to about 10 or 12 different people and always got the same answer which was they'd look into it but this still hasn't been done. But the reps have been really nice and the loan process, which includes the paperwork, was really good.

My parents bought a home from Clayton Homes and they used the same bank so they recommended Vanderbilt Mortgage. I didn't have any problem getting approved for the mobile home and it was fast and easy enough. Vanderbilt always answered all my questions and sent me letters telling me everything that I needed to know. They would call me to make sure everything was okay. To make payments, I call their bank, gave them my account number and routing number so they can take out the money out of my bank account. They asked me how much I wanted to pay each month and that was it. However, the interest rate was high probably because it was my first time buying something. Hopefully I can refinance my home and have a better interest. Other than that, I'm happy with them. They gave me the opportunity to buy a new home. I would recommend them to someone else.

Vanderbilt Mortgage took payments I already sent in and they are still not finished with my trailer. I've called up and they said they'd fix it but they haven't come out yet. I couldn't tell anymore the number of times I've called them. I am very dissatisfied. I'm ready to go up there and tell them to come and get my trailer. They told me that they would do everything they promised but they had done nothing. The molding inside my house is popping off the walls. I accidentally broke it, but it ain't worth two cents. They didn't even put my steps up, they just threw them on the ground. I had to get another man to come out and put my steps up for me. I fell backwards off of them the day before yesterday as they're wobbly. I thought about getting a lawyer. If I fell backwards, they would have to pay my hospital bill.
They even told me my life bill would be cheap in that trailer but it's not. I got so many complaints on that trailer. It's unreal. This is my second payment I've sent in. I thought about not even sending another payment in but it would ruin my credit. I'm not satisfied with that trailer. It's supposed to be a brand new trailer but it isn't. Everything in it is cheap.

Vanderbilt offered me a 20 year finance loan. They seemed to be more connected with Clayton than the other ones were so we went with them. The lady that did our loan treated us like they know us. She even asked how our pregnancy was going so they didn't just care about the money. A lot of times, I would call in whenever things would happen, and she would call me. They were really helpful and knew what they were doing.

We bought our home from Clayton Homes and Vanderbilt Mortgage is owned by the same people. They will approve anyway but they will get you for EVERY penny you have. From the start of the loan process it was a mess. The interest rates are outrageous. Not a lot of lenders will not cover a Mobile/Modular home so Vanderbilt takes advantage of that and ** you with the interest rates. For the quality of the home it's not even worth it. If your payment is not made by the first of each month expect a call from them a few times a day and expect the rudest people to try and belittle you.
There is a reason there is a grace period on the statement. If you can't abide by the dates you'll put then don't put them on there. No one has time to deal with ignorant people. The biggest mistake I made was buying a home from Clayton and using Vanderbilt as a mortgage company. I have had my home barely one year and my month payment has gone up almost $50.00. For the amount I pay on this POS I could have went and bought something nicer. My mistake. PLEASE STAY AWAY.

Because of Hurricane, my husband and myself were out of work for 3 weeks. We are trying to get caught up with all our bills, and we asked them for a deferment, and after 2 years of making our payments on time, they told us NO!!! They sold us a piece of crap house with painted kitchen counters but at the time my husband was a private contractor and they wouldn't count his income, so this repo was the only thing they would give us. Now after 2 years it has lost 15,000 in depreciation. This place has no heart for people who really need help.

I have had a terrible experience, trying to get my home refinanced through another company because the interest rate is so high. I'm just about ready to close and they tell the new company they won't release the lien and they have your property listed as personal property instead of real estate. Very crooked company. So with that being said, you will never be able to get refinanced because they have it rigged so that you will always have to use them. I see why people lose their homes because they have no way of lowering the payment. Please beware.

Listen to what other people are saying. I have lived here just 3 months and was told it was suppose to be move in ready and it was not. Had to go through a mess to get plumbing problems fixed. And other things was suppose to be fixed as well and it never got fixed. Not have leaks in one of the bathrooms, and leak in the ceiling. The flooring is coming lose and the company uses a loan company, which is connected to the sales rep and forces you to use their own insurance company. It is a scam so stay away from this company. I was lied to about having the best plumbing pipes and there is leaks underneath. They had the water turned off to hide the leaks. The air did not work and had to contact a manager. Stay away and listen to the other reviews.

After how they treated me I reported them to the BBB. I had a rep from VMF call and she said the customer service agent might have been having a bad day. REALLY? I would like to share my experience with everyone about Vanderbilt Mortgage and Finance. In an attempt to see if anyone else has experienced the same or similar issues. In August 2001 I received a loan for $62,000.00. Since then I have paid over ($120,000.00) on this loan with a balance of over ($54,000.00) I still owe on the original 62,000.00 I borrowed. Throughout the years Vanderbilt has made me promises to refinance at a lower rate; even saying they would consider the fair market value of the home which is $17,000.00.
They have strung me along with verbal promises to then just file in the court to reprocess the home and collect the full amount of the loan. When I asked them how long it would take them to remove the home, they refuse to give a time frame and called all agreements off. As a single parent, night bought my first and only home from Vanderbilt in 2002. I was very inexperienced in this situation and have never regretted anything so much in my life. They took advantage of my eagerness to provide for my family to make this sale. I did a land in lieu of a down payment. My stepfather had land that had been in his family for generations and they convinced me to get him to sign 20 acres over to me to use for down payment. They relied heavily on my child support in order to approve me along with my income. I have had my home for 14 years and still owe over 36,000 on a 64,000 home. My payments have gone up over a $100 and I have struggled to make my payments for several years. Every year or so my payments go up "due to insurance increases". I have literally begged this company to help me but they tell me to have my phone or cable turned off, lower my grocery bills or borrow the money.
I lost my medical insurance because I chose to try and save my home. My stepfather is almost 80 years old and it would kill him if I lost this land. I struggle so hard to make my house payment and pay other bills on my $9.00 an hour salary. If it were only the home I would let it go in a heart beat but it's the land I can't lose. I have never received any type of assistance from the government. I have raised 3 children and now I am again facing foreclosure on my home. I constantly receive harassing and threatening phone calls. The company tells me I should just go ahead and sign my home and land over to them. Because I pay late every month, normally less than 30 days late, but still late. I am trying so hard to survive. If there is anyone that can share any possible options, please share with me.

I became delinquent on my mortgage. I paid and caught up I thought. Not by them. My records showed that I had. They added fees that unbelievable. While on the phone, I was told, "You people are always late and do not like to pay your bills." I asked "What people or you referring to?" Black people always have an excuse! What is your income! I hung up the phone and will not answer them. My stress level was so high that my blood pressure increased to the point of numbness around my mouth. Those folks are horrible.

I've had an account with them for 14 years. Last year I hit a rough patch and ended up a month behind. They called me multiple times a day and told me to borrow money from friends and family. They are so rude that at Christmas when money was very tight they told me I should not buy any presents for my children and tell them that their present was our house! Also if you can't afford homeowners insurance they tell you "Don't worry about we will get you a "policy" through our company" but when I needed some repairs to my home I was told that the "insurance" only covers my loan to them so they are insured and I am not. Do yourself a favor and run the other way if they offer you a loan.

Our home loan was taken over by Vanderbilt a little over a year ago. Since then, they failed to pay the taxes on the house. The only way we found out is that we took out a loan for home improvement and our Credit Union informed us of it. After fighting with them on the phone, they finally paid the taxes and thankfully our credit wasn't dinged. Along with this, they've raised our escrow fees not once but twice. The second time was almost $100 a month claiming a "possible" escrow shortfall throughout the year. Our taxes on the house only went up about $50 for the year. So technically they're overcharging us by about $700 this year alone. We'll be dumping this so called mortgage company as soon as we can.

I was trying to purchase a home, was never treated so rudely. I had the money and was going to buy off their website because I am homeless as of right now which I told the salesperson I was having trouble finding a mover so they put theirs in touch with me. He was to go look at my land where it was going and because their mover lied and said he could not put a mobile home on my land they sold it right out from under me with a buyer's order signed. Besides that my land is perfectly flat and straight up the road into my property and by the way is a mobile home development. My lot is 2 1/4 acres.
Must be a bad mover not to be able to get a home on that and I am still homeless. There is none for sale out here and that one was the closest to my land. Now I have no one to buy from. My son bought an average double wide from them. It came out to 250000 dollars. They have tried to refinance it to lower their payment and they won't let them. They set people up to fail. Come on mobile homes are for people who can't afford built homes and you set them up for failure. When is someone going to do something about them?

I have had the misfortune of dealing with Vanderbilt Mortgage for several years. I am not a wealthy person and struggle to pay my obligations but I do pay. Three months ago, Vanderbilt tacked an advancement charge onto my account claiming that a delinquent tax payment had been made to protect the property from tax sale. I repeatedly informed them that there were no delinquent taxes owing on my property. They insist that the payment was made but do not have a bill to show the delinquent tax. Do they expect me to believe that they decided that taxes were delinquent and paid them without a bill to substantiate the charge and further that they did not retain records of the payment and that I had to get it from the tax office.
The County Tax Office reviewed my account back to 1999 and they have NO record of Vanderbilt Mortgage ever making payment to my account. Vanderbilt Mortgage be desperate for revenue so they apply bogus charges to accounts. Fellow consumers, you have my sympathy if you have an account with Vanderbilt Mortgage and please remember to check your statements carefully.

My mortgage was recently sold to Vanderbilt. In all of my years of working with mortgage companies, I have NEVER been treated so poorly. Vanderbilt adjusted (increased) my escrow account and failed to notify me. I sent my mortgage payment as specified for the monthly amount. Vanderbilt sent me a letter 31 DAYS LATER telling me that I was short on my escrow.
I paid the difference over the phone the minute I received the letter. Although THEY FAILED to notify me about my escrow increase, they still reported me late to the credit bureau. They claim to have called and mailed me letters but I NEVER RECEIVED ANYTHING UNTIL THE 31ST DAY! So, I am taking this opportunity to warn future customers to take your business to Wells Fargo or another mortgage company that has compassion and better communication with their customers!!! In my opinion, VANDERBILT IS HEARTLESS AND UNPROFESSIONAL!

My nightmare started in Oct 2007 when I found out about the dirty deal that vanderbilt and Clayton homes did with my mother. They gave her a loan in my name without my permission and that's when this nightmare started. I found out about this home when she didn't want it anymore. My husband and I went in to buy a home at Clayton Mobile homes of Wilmington NC and believe me, I wish I had walked right back out. It started with friendliness and handshaking. $3400 down on a brand new home, THEN it was FHA would not finance us because of a hospital bill so we were pushed to go with Vanderbilt, the bank owned by Warren Buffett and his little minions are from hell.
When all was said and done, we had put $13,000.00 down on a single wide mobile home. We had to pay off extra debt at $6,000.00 and stay in a motel for six weeks because they kept pushing the delivery date. When we finally got the okay to move in, we were pulled to the side and was told we owed one of the guys $150.00 for something. Also we were told we owed someone $1,500.00 that help us out. We were in so deep and when we asked to back out, they threatened us with a lawsuit. Now we are a month behind because my husband lost his job and we are trying to pay all these debts.
The worst part is, I called Vanderbilt to try and figure out a solution to being a month behind and I was told that I was irresponsible and for me to give "Brittany" a detailed list of where our check went. I was treated like dirt and told that I was "stupid and irresponsible" and I should "know better" than to get a month behind.Yesterday we found out that Vanderbilt, Clayton and Buffet are under fire for treating and cheating poor minorities wrong and steering them to HIS bank. They supposedly targeted blacks and Indians. It's not just them, it's lower income whites also like me and my husband. I wish so much that we had bought a house instead of going through what we did.

We purchased a home in 2010 from Clayton Homes and used Vanderbilt Mortgage as our lender. One month after closing I was laid off as a nurse. We got behind but caught back up. In 2012, my husband was laid off. We got behind again but caught back up. In 2013 after paying on our home for 3 years our home caught fire. The insurance investigation ruled it electrical and found Clayton Homes liable. We received $110,000.00 to pay our home off.
Our original loan was for a little over $106,000.00. We sent the $110,000.00 to Vanderbilt and they sent us a notice that we owe $3,000.00 more dollars. Please do the math. $106,000.00 loan paid on for 3 years. $110,000.00 sent to the company and yet we still owed $3,000.00!!! We were outraged! Not only was the fire not our fault in any way, now the money that we have to start over is being taken from us and then some. I wouldn't recommend Clayton Homes nor Vanderbilt mortgage to my worst enemy. They are thieves and deserve to be out of business for their shady loan practices.

First off I just want to thank everyone for posting their reviews. This has really helped me. My husband and I just got approved for a loan on a repo and we were on our way to go look at the place. So I found myself on this site as we were on our way up there. All the reviews on here are basically about the same thing. Harassment, rudeness, cold-hearted and the worst one taking advantage of people by taking more money and more money every time. I feel bad for you guys. I hope and pray something gets done about this cause this is so wrong.
It makes me wonder if those homes ever get paid off. Cause it sounds like to me they just keep draining as much as they can off ya. But yes thank y'all so so much. Vanderbilt is not the place to go!! The place we were going for was actually priced at 69,900 but after the interest rate it'll we added it all up. It'll end up cost us 188,624 on a 2012 3 bd. 2 bath double wide with an acre of land. That's ridiculous!! Hope things get better for you all and y'all be in my prayers.

My husband bought a mobile home and financed it with Vanderbilt in 2004 for 30,000. We lived in the mobile home and made monthly payments. My husband passed away and I called to get a payoff on the account and was told 15,000. Then 6 months later was told 18,000. Then another 6 months later they told me 24,000. I told them to come and get it. I let them repo it. They finally moved it in Oct. 2015. I do not understand why I got such a huge price difference. And the company they had move it stole $2500 in tools that were on the property as well as damaging my field lines for septic and running over the water well and damaging a branch and the driveway. And now no one wants to reimburse me for damages.

My wife and I started out in a little 16x80 trailer house on our own land in 2002. In 2010 our family had outgrown this house and I felt for our safety in the house due to its age. Our credit was not the best so a traditional bank mortgage was out of the question. That's when we found Clayton Homes of Oklahoma City. "Everyone's approved! Just put up 2 acres of land as collateral and we can help you obtain your dreams!" So we went on a Sunday afternoon while they was closed to kinda look around and found a home that we loved and would be big enough that the kids would each have their own room. We settled on a price for the house. The original price was 79,000. After negotiations, we agreed on 68,000 and some change.
Then after everything was said and done they had charged us $10,000 in closing fees! After they told us that our mortgage was a fixed rate mortgage, they increased our monthly payments $50. We started out paying $664 a month and as of our last payment, we are up to $820 a month. At our salaries with 4 kids in school, that is about 1/3 of our monthly income and it is killing us. We have been behind ever since the last rate change and have been threatened multiple times.
I am currently in the process of investigating predatory lending and if we qualify for a lawsuit. Vanderbilt has ground our credit down so low that we can't go through anybody else and are stuck with this piece of garbage that the siding is falling off of and the house is trying to separate. Vanderbilt makes their money off of repo sales. That's right. After they have hiked the monthly payment up until you cannot afford it they foreclose on you and then sell your property for more than they have in it and still try to stick you with a portion of the mortgage. Stay away from this company, Clayton homes, or anybody who does business with Vanderbilt. They are frauds.

We bought our home in 2006 with a down payment of 15000.00. We've had nothing but issues with the home. I've always sent a bigger payment & found out it goes into an account until a full payment is achieved before they apply it to loan. The other day I called after learning that our home had 4 forms of mold in it - found after they discovered I had mold in my body. We had to stay in a hotel as the home was no longer safe for me to stay in. I called Vanderbilt telling them about the situation and that homeowners insurance wasn't going to cover it. Of course the insurance is owned by Vanderbilt. Vanderbilt told me to sell everything we own to fix it and make the payment. I said, "Why don't you show a little compassion," and that reviews I had read were right. He said it wasn't their job to care, and that their job is to collect their money. They called our neighbors to get a hold of us and came to our home.
I still owe 11,700 dollars and have owned it for 9 years. Now let's do the math. The home was 38,000 minus 15,000 (down payment) equals $23000 financed. Now my payments are $370 a month but I've always sent $400. That's $4800 a year. Now I've paid $43,200 so far and still owe $11,700. Grand total of $54,900 on a $23,000 loan. They rip people off. If you hear the name Vanderbilt Mortgage run the other way!

I HATE Them! They are the worst, did I say the worst, group of unprofessional, uncaring, don't give a care group of people I have ever seen. From the beginning it was something with them. Nasty Nasty Nasty. I had to call the head of the housing people to get them to come out and fix things that was wrong. Now 7 years later... they are as nasty as they were back then. They don't care about any other bills that you have, if you have a family that needs your support, or if something happens that you need to have some time to make your payment. If you can stay away from them PLEASE do!!! I wouldn't even give them a one star if I did not have to rate them... They need to be sued and have to refund people. They are nasty. I understand you got a loan from them and it's your place to pay, but where does working with the customers come in at? Care about something!!!

My experience with Vanderbilt is disgraceful! After a house fire my in-laws were forced to go to Clayton Mobile homes. They were eagerly to help and even prayed over my mother in law since she had stage 3 breast cancer. Vanderbilt approved them for a loan that was supposed to be $469 a month. Everything was fine for 2 months then my mother in law passed. When Vanderbilt found out that my father in law had lost half his income they requested he start making 2 payments a month of 469! That way his account would never go to collections. Since he is disabled and on a limited income this is not possible.
I called Vanderbilt and tried to explain but the lady was so rude and started fighting back. She told us that if we can't afford 2 payments a month then they will take the trailer back! So thanks to them being horrible my father in law is now moving out and will be renting instead. This is a scam company everyone needs to stay away from!

We were originally approved for a loan which required 15% down payment. If I could afford 15%, I could afford a stick-built home. So we find a home for a lower price and they said we could put 10% down for the home only package. Our sales representative told us to do the land separately and find owner finance and Clayton Homes would add the well and septic into the loan. So we put our 10% down on the home. After Clayton Homes received our down payment, they informed us they would not be able to add the well and septic due to the type of loan, the home-only loan. So we ask that they add us to a home/land package, which is what we were looking for initially.
Vanderbilt came back with putting 15% down once again. Frustrated, I was searching the VMF website and found a foreclosure at which I asked if we could apply for. This time Vanderbilt approved us, but get this...we would have to put 25,000.00 down. Once again if I have that much money, I wouldn't need a mobile home. Not to mention the sales representative told us foreclosure homes only require 10% down. The price of the home is 89,900, you do the math. This company, in my opinion, takes advantage of people who have credit problems and those who may not completely understand the buying process. It disgust me that people can take advantage of less fortunate individuals. Rather than helping, they are making it almost impossible to be a homeowner.

I am so sorry that I ever started to do business with these people. They are rude, heartless, arrogant **. I'm sure that everybody has their ups and downs as we go through our lives. People hit hard times and need time to recover. I recently went through a divorce in which hit me pretty hard financially. I tried explaining my situation to these people and they had the audacity to suggest that I take in a boarder, have a yard sale, cut back on groceries, go to beg at a church, etc.
I have 3 kids to take care of and really do the best that I can. It's almost like they have never experienced going through a rough patch. These are not human beings, these people have no hearts and no souls. They insist that you send them a payment even after you've explained to them what's going on in your life at that moment. They constantly harass you day in and day out even after you've told them not to call your job. Something really has to be done about this company. There is only so much we can take or should have to take from these fools.

I missed one payment and the idiot that handles my account is threatening me with foreclosure. The property it is on was mine and I will be damned if they get it. THIS IS A FIRST FOR ME. I have never been so disgusted in my life, never in my life had to deal with something like this. But after reading the reviews about this Company I am just speechless. How on earth can people be treated and talked to with such rudeness? Something needs to be done about these people. There has got to be a way to handle this COMPANY. Vanderbilt Mortgage is a joke!! Never have I dealt with a company so unwilling to help one of their customers. I have held a mortgage with them since December of 2007 and have never missed a payment. Ran into a slight rough patch and asked to extend ONE monthly payment, usually not that big of a deal right? Well, guess again! Vanderbilt SUCKS!!!

My family and I are victims of fraud, unfair trade practice, and predatory lending done by Vanderbilt mortgage from Maryville, Tennessee, here in South Carolina. We were presented a higher contract but opted of out it before purchasing it. (We changed our mind about purchasing the home) later about two or three weeks later, we receive a call from Clayton home, informing us that Vanderbilt mortgage had some good news for us. They presented us another contract that was lower with a fixed rate with escrow included in the loan.
Two years later, Vanderbilt mortgage changed our payment from $774.34 (actual payment) to $999.00. Their excuse was, our payment went up because of the insurance. That was not true. Our insurance was good for the first three years. We took out additional insurance through State farm and still our payment never went back to $774.34 with a fixed rate. (Meaning our payment never change) later we took our a second insurance through allstate and still our payment never went back to $774.34. We discovered that Vanderbilt mortgage was telling the untruth, they began started threaten us to take make the payments or they will take our property away from us. They were very nasty and rude. We got fed up with them. We stop sending them any more payments. We were just spending access money dealing with these scams and being deceive.
We later just happen to go look through our paperwork from the closing and we discovered that we had the first contract that was high (this the one we opted out of) and the second contract that was lower (this the one we close on). We then realize that what they DID was made up the lower contract just to get us to accept the loan and later change our payment to the second contract that we opted out of in the beginning.
7 months later someone came to our home from Vanderbilt mortgage threatening to call the police to have me and my family kick out of the home. When we told them what we discovered that we had two contract on this home and now we found out why our payment change and that a fraud, the person ask how DID we get that and to fax it in to them. We refuse. The person left and no police never came. Now this is when they use their money for power. They know that man love money and will do anything for it. They hire an attorney out of the same county we lived in all our life to play a role as a judge to wrongfully foreclose on our property and rewarded it to Vanderbilt mortgage.

Work could not start until early spring due to Colorado weather. In May 2015 it rained so much there was hard flooding. Our house was roofed and completed mid June. The House was safe, in no danger. VANDERBILT kept the portion of insurance funds meant to pay contractor stating I had to prove I PAID CONTRACTOR BEFORE VANDERBILT MORTGAGE WOULD release the funds to me. I requested proof they could do this, because under Colorado law they can not. It is considered "bad faith."
To date July 5, 2015, no funds have been paid to US paid by the insurance. I have read all Colorado laws and regulations, VANDERBILT has broken the laws created to protect citizens of the state. By holding our funds and making our payment late, I have the right to sue VANDERBILT. I have started recording their calls. Under the theory they can keep or force me to pay what is paid for by my INSURANCE, I'd need to be bonded in the case of fire or tornado. I'd like to team with anyone facing the same challenges.

We bought a home and when we did we had to put our land up for collateral. And we moved in the summer. It took 8 months or so to get underpinning. And then we had to pay 500 dollars because our pipes busted because they didn't do their job and we lived there for 2 months without a stove. And I was late on a payment and they told me I was a failure and I was always gonna fail. Worst service of my life.

This place is horrible. We bought our double wide 3 piece home in 2006. In 2009, my husband lost his job. It took months for Vanderbilt to realize we had a hardship after constantly telling them and in December 2009, they finally called themselves helping us by lowering the interest from 10% to 8.5% and started the loan all over again, which meant the $50,000 or so we had already paid, got absorbed by them, and the loan started all over again with maybe a $2000 drop from the full amount.
We ended up filing bankruptcy and have been keeping up with the house payment, along with bankruptcy court also paying them and they have the gall to try to charge $80 every month for late charge because as far as they're concerned, we're still behind. They're loan sharks and we can't get out from under them or refinance. We're stuck paying these people, who are rude, mean and don't really care what you're going through. I hate this mortgage company and if I wasn't so settled on our property, I'd have left them with it a long time ago. I have NEVER talked with anyone nice in this company.

We try to get a loan for 2 months, after we receive a official letter of loan approval and 11 days later they cancelled it at the very end. In my point of view they will never had to told us everything was ready to close if they weren't sure. Totally disappointed.

I took over these payments back in 1/2011 and not once that I have spoken to a person that was understanding and kind. I strongly believe in customer service and they lack in that area tremendously! If I could get another mortgage company to refinance this loan I would in a heart beat. I am always being criticized for the fact that there are times that I have to make my payments later than the due date which is on the 1st of every month.
Life happens to everyone and it can not be controlled but all they want is a payment right then and there. The most famous one I have ever heard was ask a friend or a family member to give you the money? Ha-Ha that is so funny...like everyone has a rich Uncle or Aunt that will say "here is 700.00!" These people should not be in business at all.
If I could rate this business a negative 10 I would but the stars don't go backwards LOL. I have reported them to the BBB and hopefully they can control what is going on or at least look into the issues for the fact I'm not the only person who suffers with this. At times they had me so stressed I actually had to be put on medication for the constant headaches I catch when I try to take care of business with them.
Advice to anyone who is looking to purchase a Clayton Mobile Home, Vanderbilt is usually the one to accept the loan. PLEASE ask if there is someone else who can do your financing OR go through a bank. I can't wait till my husband and I will get rid of this horrible situation we are in and go with a home and have some peace of mind and enjoy our lives without this much stress .

We apply for a loan. We got one. Went to to the lot in Morganton NC. I was told he still had our paper work, said walk in come first. I call main company. I applied and we talked to the head manager and got us approved for a loan only $59,000.00. Then he said we will apply for a better loan. I called and I spoke to this lady in finance she wasn't so nice. What can we do with that amount. We bought one about 19 years ago. Never late. Paid it off early. They changed a lot. Want us to pay 7,000 dollars down. I feel like they could of done us better. They didn't care about getting us a good loan.

My Wife and I bought our first "home." It was a brand new 1999 double wide mobile home but we bought it in 2001. Very lucky to get it with our finances and credit shaky. It was $35,000 - 3 bed, 2 bath, den, fireplace, a really nice home for the price and like I said very lucky to get so we were extremely happy with it, even though seemed cheaply and quickly built, but we loved it. For Me, her and the 2 kids it was just right. We got financed at 16.9% so in the long run it would cost us $85,000 after 15 years!! We were financed through Chase Manhattan and was sent a payment book with payment "coupons" to send in the monthly payments, it was a year's worth.
After 6 months of paying on time we sent in the 6th month payment to Chase Manhattan and it wasn't paid for a few days which was very unusual. Just about when the 7th month was due we get a letter from Vanderbilt asking why we haven't made our 6th month payment. I called them and asked who they were and was informed they bought out our mortgage. There was never anything mentioned to us about this and I explained that my payment went to Chase Manhattan and it took a lot on my part to get it all straightened out but in Vanderbilt's eyes I was already a month behind. This went on for years, even though we paid every month to Vanderbilt, without a payment book btw, we were always a "month behind" although it was paid to Chase Manhattan. They said they weren't going to worry about because of all the mishap. Well so goes in a lot in people's lives.
We had a setback and my wife lost her job in 2007. But by then we also had 2 car payments at (12% btw) but we had 2 small children in school and lived 30 miles from town so we both needed reliable transportation and also for work. We made enough to get by. It was all ok until she lost her job and struggled to find work. I made enough to get by but not with 2 car payments and a house payment esp at those rates. I was paying everybody about half of the payments every month. BOTH car financial companies understood to a point but Vanderbilt NO WAY! One day I finally talked to woman from there and she was the rudest most insensitive person I have ever heard from. I already gave up my car and struggled to keep wife's so we'd have something so I could at least work and the kids.
She told me to force my wife to get a job no matter what or where and get rid of her vehicle so I could pay the mortgage. Went on about getting a ride from friends etc. Well like I said earlier we lived 30 miles from town. It's not that easy to get rides and having 2 small children in school and wife needing the car. Finally I got so frustrated with the woman I said "come get the house. I can't make the payments and can't catch up. Just come take it." And she said "We don't want your house. We want the money."
Well I avoided their calls for awhile, I had nothing to tell them. My wife finally got a better paying job than her last and we quickly got everything caught up, they even repoed her car but we got it back. All was good, until... the wife and kids left in 2009 and even though she left me the house I struggled for a bit to pay everything myself, my hours were cut. I was a little behind but I sent full payments in every month and they cashed them. They kept sending letters and stuff to my wife who told them repeatedly she no longer lives here. It's my responsibility. They sent a couple checks to her for the payment I sent throughout the year but she never cashed them.
Then on October 2, 2011 I had a court date to go to the county courthouse 40 miles away (in a different county than my job etc) because they were taking my home because over the course of 3 years I was 3 months total behind. I sold my motorcycle in the time frame before court and was caught up in all payments. I went to court to fight by myself and their lawyer told the judge over the phone they couldn't even show up but I had to miss work and stuff to go that the case was dismissed because I was currently all caught up. I talked to the Judge and he personally told me the case was closed. They can no longer contact or bother me about it anymore BUT if I fall behind again they can open a NEW case and start all over again.
I kept making my monthly payments on time and wasn't behind anymore and they kept cashing the checks. About April or June of 2012 they started sending me letters saying I was 6 months behind in payments and I said how could that be we just went to court 6 or 7 months ago plus I've been sending them payments on time ever since. Then about August they sent a letter saying I need to get my stuff out of the house because they were coming to get it for non payment and although I still kept sending payments AND they were cashing them I figured all was well but they sent another said I had 30 days. So I didn't send them a payment for October November December and they still never showed up.
So in January 2013 I sent 2 payments and marked for Oct and Nov payments. They cashed them. But during this whole time I went and got from my bank every single payment (cancelled check) I made from Oct 2011 to Jan 2013 (except the 3 I purposely didn't send) and had a huge stack of all paperwork at my front door, I literally had all of sitting at my door for a year. I made December's payment which they cashed then I sent January payment and it was sent back. And I said "ok here we go" and I went to work Fri Feb 1st 2013 and came home to go to my 2nd job and my house was on blocks and sealed shut. And on Sat Feb 2nd they took my house with everything I owned in it and said that I had abandoned it.
Quite a few days later I found out my belongings were stuffed in a 10X20 storage shed 100 miles away and that the rent was paid for 2 months and that I needed to go get in my name. I went to storage shed place and they had no idea who I was and was about to auction off my stuff. No one had paid anything. House was supposed to be paid off, from original loan papers in June 2015. I had paid over $65,000 on a $35,000 trailer in 12 years and they just up and took it no court date or anything. They said they will auction it off. And whatever they get for it they'll pay what I owe and if not enough I still owe the rest or if more they will refund to me.
YEAH RIGHT!!! I haven't heard a thing from them since. I've tried to fight but everyone wants paperwork and checks but they are buried who knows where in a 10X20 shed from a 3 bed 2 bath double wide trailer. Oh and yes a lot of stuff is broken just from what I can see, but I don't go much being it's 100 miles away and I pay $70 a month for. So that's $1,890 in storage fees so far. But should I be glad they at least did that for me?? Oh also want to add they destroyed my mother's property to clear it out to get it out. Left everything just laying there. Covered my dogs pen and everything.

Repeated harassing phone calls if a loan payment isn't there on the due date.... No grace period allowed. I am a signer on my daughter's loan and they have harassed her for most of the thirteen years she has paid on this loan. It was set up to be a fifteen year loan for about $55,000.00 dollars, she has paid around $62,000.00 and they still say she owes about $20,000.00. There is something wrong with this picture and they want to charge her between $50.00 and $100.00 for a payment history.
If she has paid on this mobile home for 13 years, it should be obvious she wants to keep it. But they still harass her as she had just bought it three months ago and hadn't made a single payment. I finally reminded them several years ago of the law that says they can't call if you ask them not to call you and they still called my phone again. With all these complaints against Vanderbilt why hasn't the Federal Trade Commission stepped in to do something about the fraudulent practices?

We have tried we are waiting for claim with the VA and have had paperwork sent. I was told they were working with us. Not the case. I was served papers at 10:30pm for foreclosing. My husband cannot even know because of his heart, unstable blood pressure and cancer I cannot even let him know. We use our money to pay people to help. I am disabled also. We have our grandson who was hurt on deployment and his son living with us also. He gets a whopping $2.30 a month and is unable to do much and has to have another surgery. My husband's cancer is back and I am done. They scream at you on the phone tell you to just quit, "You can't afford us," then turn around and say they will then not.
They are my worse nightmare. Our double wide is garbage. Clayton Homes, Vanderbilt and insurance is all owned by I-do-not-care Warren Buffett. He hires liars, jerks and people that make you feel like scum under their feet. Now to find a lawyer. Still broken.

We bought a single wide from Clayton Homes in Dec of 2004. We've always made out payments every month for the last 11 years. Our payment is due on the 1st but due to the date of our paycheck varying, we sometimes have had to wait until the 5th, 7th or even the middle to third week to pay. In the beginning we'd get phone calls from them on the 5th demanding payment. They were always rude and didn't care whenever I would try to explain that our paycheck varied and we'd pay them when we got paid. In my opinion, I'd think they'd rather wait a few days to get their payment versus me giving them a payment that would bounce. I even told them that, but all they cared about was demanding a payment right then and there. Seriously, when the money's not there, it's not there and there's nothing I can do about it... But when it comes in a few days, I'll make sure to give it to them as promised. I dealt with with that over the last 10 years from them.
Then this last year my husband had to change jobs and ended up taking a lower paying one. We quickly downsized out bills, got rid of dish, got rid of iPhones and went to basic phones, sold stuff, did whatever we could to get our bills to fit into our new budget. No matter how good your intentions are, that stuff sometimes takes time. In the process, we were paying what we could when we could and making every effort to stay on track as much as possible, but we missed one payment to Vanderbilt. I talked to them, tried to explain our situation, but they wouldn't listen. They demanded that we exhaust every effort possible to come up with the money to get them paid. Well, I felt like we were making every effort possible. But it wasn't good enough for them.
They asked me what I could do to get it caught up and I told them I could make the current payment and divide the payment we were behind on in half or thirds and get caught up in 2 or 3 months. Oh no... They couldn't do that! They couldn't allow me to go past 30 days late. I had to come up with something different and get that money to them now! I told them it was impossible, I just didn't have the money to do it. In my opinion, I felt like I was making an honest effort to come up with a manageable way to get them paid.
** told me that he would send in an application for assistance and I promised I'd make one payment on the next payday. In the mean time ** called and left a message because I missed his call. I called back but talked to some really mean, aggressive man who demanded that I come up with a plan to get them both payments. I had to come up with the plan and call them back by that night to let them know what my plan was. Well, I still didn't have a plan by that night so I didn't call.
A couple days later, payday came and I made one payment. I have 2 different checking accounts, both from the same bank. Well, I made a mistake and accidentally made the payment with the wrong account. A couple days after the payment was made, I saw that it had bounced, so I quickly went online and made another payment from the other account to cover that payment. I called them up to tell them what happened.
Since my account appeared "caught up" in their system, my call went to their regular customer service instead of their collection dept. The lady I talked to was all "oh so peachy" and friendly. I explained what happened and told her that the first payment I gave bounced but she said it didn't show that yet on her end. I asked her what I should do and she just said to wait a few days and get back with them because everything was current and nothing had bounced. She said she'd note that I called about the payment possibly bouncing.
Well, my payment bounced and I got a call from ** wanting to know why it bounced and when I'd have the funds to cover it. I had to explain the whole story over to him again about how I mistakenly made it with the wrong account but quickly made another one with the right account. That didn't matter... I gave them a bounced check and they wanted to know what I was going to do to get it taken care of. I explained it all over again, he had to hear about all our other bills, and go over everything we'd gone through before. Then he told he that they should be getting back the application for assistance soon and that I would be getting a call from a specialist to make arrangements soon. I said OK and left it at that.
I got a call from the specialist, I had to go through and tell her about all the bills and what all we pay when, how much it is, and why we were behind... again. So, get this, the solution she came up with... I was to make a payment and a half this month, and a payment and a half next month, then I'd be caught up. Ummm.. Hello???? Isn't that the exact same solution I offered to ** when I talked to him earlier on??? And oh no, that wouldn't work at all back when I suggested that, but now all of a sudden, it's a solution that they will work with. So the specialist asked me how I planned to make the payment. I told her I'd log on, like I always do and make it online. She told me she notated the account that I'd call on my payday and make the payment online.
OK, well, payday comes and I log on to make my payment as arranged. A message comes up saying that they are unable to process my payment online and I need to call to make my payment. OK, so I call. Some rude lady from the collection dept takes my call and I ask to speak to **. She said he was unavailable and that she's on the same team so she could help me.
So I explained that I logged on to make a payment online, but got a message I had to call, so I was wanting to give them a payment over the phone. She told me my account was locked because of a bounced payment and that it would remain locked for 90 days and that I couldn't make a payment online or over the phone. So I told her that I would mail my payment. She said I couldn't do that because I had promised my payment would be given that day and that would break the deal. I told her that my deal was that I'd log onto my account and make a payment online and that I was trying to uphold to my end of the deal. She said that because I gave them a bounced check, there was no way they could accept a payment. I tried to explain how I had accidentally used the wrong account, but she kept interrupting me.
We went round and around over it. She told me that the only thing I could do was send them payment by MoneyGram otherwise the deal would be broken. I told her that I didn't realize that my payment over the internet or phone wouldn't be accepted otherwise I would have made arrangements for them to receive the payment a week after we were paid so I'd have time to mail them a check or send a MoneyGram on a day that I would have been in town.
So I ran into town (I live in the country and had to make a special trip to do that) to send them a MoneyGram. I just feel that the way they treated me is totally unfair, especially since I felt I was doing everything possible to get a resolution. I can't stand the way they talk to me or treat me when I call. I felt they could have at least taken the payment over the phone since I was making an effort to uphold to my end of the agreement.
To top all that off, we've found our Clayton home to be poorly made. We have sky high electric bills because it isn't efficient at all. The front door frame wasn't even made square so our front door doesn't fit right and has a huge gap between it and the frame. We mentioned that when the house was set and they came out and replaced the door, but it's always been off. I wouldn't recommend anyone buy a Clayton home and definitely STAY AWAY from Vanderbilt financing. If only I could rewind time and know then what I do now, I'd buy myself a nice tent to live in... My life sure would have been a lot more peaceful and happier than having to deal with all the hell living in this house has brought.

I'm not pleased with customer service. They are trained to talk to customers any type of way. They ask questions to get in your personal business... They also do not listen very well. Wish I would have never gotten with this company.

My experience as a customer with Vanderbilt Mortgage was unexpected. Their bank charged me NSF fees which was 20 dollars two times that came to 40 dollars in nsf charges. The customer service representative refuse to take the time to get correct check number process right. They also charged me $17.50 because it reached the due date over the 15th. They will not call you until later to let you know they are still having problems with your payment so you will be charged the 17 dollars and 50 cents as well. Even when you sent your payment on the first of the month. They will also claim that you are so very late on your mortgage payment and will call you on the 6th of the month asking for your payment. They are so cruel that your relatives will be harassed with calls about your payment. When they haven't even given it any time for it to get to the company.

We have had a loan with Vanderbilt Mortgage since 2007 and we have always paid our payments every month. There may have been a few times we were a few days late but the payment was always made. In December of 2014 when oil prices went so low my husband's work which is drilling gas wells slowed to only working around 3 days a week.
After our first payment became more than 10 days late that's when the harassing calls began. They would call and we tried to explain to them what had happened with his work and told them we were working on trying to get the payment in but that we weren't sure when that would be. The first girl I talked to after I explained my situation told me that I would have to contact the main office and gave me a number to call, so after I hung up with her I called the number she gave me and another girl answered and I told her why I was calling and she says to me... "I'm pretty sure that was ** you just talked to and she didn't say anything to you about calling the main office, she just told you that you had until Friday to pay your payment," and of course I said "yes I was told to call this number." And she said "no you weren't because I'm sitting right across the desk from her." I'll never understand why she did that to me.
After that they called almost every day and were so extremely rude that they left me in tears many times. They were angry that I paid my electric bill before paying them and wanted to know why we would do that. They kept trying to make me ask friends and family for the money and when that didn't work they tried to make me start asking churches to pay my payment for me.
We told them time and time again that it wasn't that we didn't want to pay our payment and that we were just going through a rough time at the moment and that we had been paying them for almost 9 years with no problems and that we just needed a little time and they even agreed that we had a good payment record but was still rude and still kept harassing us. My family kept telling me to contact the better Business Bureau but I didn't feel it would do any good. After reading the reviews on here and seeing that other people have gone through what I have gone through with these people I definitely will file a report now and I hope everyone else does too.

March 2015, after arriving home from work I entered my home to hear my wife having a rather heated discussion on the phone. She was very upset with whomever she was talking to and stated, "Stop calling me, I make my payment and I know it's late but I always pay the late fee!" After she hung up the phone I inquired as to whom she was speaking to and my wife informed me that it was a Vanderbilt collections agent (female) who was very rude to her on the phone.
I contacted another representative ** and explained to him that first off, my wife is disabled and is retired on social security, which our house note was applied under. I informed this gentleman that his people needed to learn some interpersonal skills when speaking to their customers instead of verbally beating up on them. I informed him I was retired out of law enforcement and right away he started on me about being disappointed to hear that and that being former law enforcement, I of all people, should understand contractual agreements. Now, we haven't missed a payment yet although it is considered late after the fifth of the month and my wife's ss check arrives the third wed of the month and we always add the late fee as I explained to ** but wanted none of it. He instead ridiculed me, stating,"You need to talk to your wife about your finances!"
I asked him several times a simple question, "If we continue to make our payment by the 18, 19 of the month adding the late fees, are you going to foreclose on us?" I bet I asked this guy a dozen times and he couldn't answer a simple yes or no question! He just kept stating that we would remain in collections and that he was noting this as such. Now come on folks, we have never been over a month late and he's keeping us in collections??? I pretty much begged the guy to help us out and move the due date to coincide with my wife's ss check deposit date and he wouldn't budge and continued his soft belittlement. It's a shame that employees are being trained these types of tactics. This is by far the most unprofessional people I have ever dealt with and unwilling to help out the least little bit. I recommend to everyone out there, never get involved with these people!!!!

We bought our land package with Vanderbilt a few months ago. We are finding that they are somewhat unreasonable about getting their payment on the first day of the month. They do harass really for no reason and if they are reading this... it really does not work, most the time they hang up on me. But what has really upset us is that we got a letter that had our so called adjusted escrow bill on it. When we bought the land package we had a very good down payment to put down... They held the first year insurance out for the home, and we had them hold out enough from our down payment too so that we would have enough to pay the taxes when they come due.
Well they now say we have to give them a CUSHION because from their calculations we are going to be 400 dollars short on our escrow... and they say that they now have to have over a 600 dollar cushion always in the escrow... (which when we signed the papers we only put in around 543 dollars which was by their calculations) the 600 dollars is above what we are paying into escrow. So if they had of told us the truth we would have put 1100 dollars into escrow to start with... which when we had closed the loan we had the money to do that.
All I want to say is when you sign with this company always read everything they give you... The very nice sweet lady that helped us at the closing just happen to miss telling us that the company can basically charge any amount of money for a CUSHION in your escrow that is allowed by law... they are now telling us that our payment has changed and it is now 35 dollars more a month than what was agreed upon in Sept. 2014 (less than six months ago), and just like a lot of people on here, I too am on a fixed income... As far as my taxes. I have talked with the county clerks office that deals with the taxes on our property and the taxes were the exact same thing that it was last year. and I did my own calculations of the funds that are in our escrow and there is more than enough in there to cover our yearly insurance and taxes FOR THE NEXT TWO YEARS. If we make all our payments which we have.
One thing I did stress while going through the process of getting the loan was that we would not do the loan if it was not a fixed rate where the payment would be the same from the time we sign to the end of the loan. Needless to say they lied, by adding just for their convenience, 35 more dollars to our monthly payment saying that they need it for escrow... and everyone should know that they get interest off the money you put in escrow. There is a certain time of year they make the payments for taxes and insurance. As soon as we can I will be closing out the escrow from our loan account... and if they say no, they will be hearing from our lawyer. We was told that we had to have enough in there to pay our taxes and our insurance for one year... which they have used the money we paid into escrow to do that with some left over... and as soon as we can we will refinance with someone more honest than Vanderbilt.
By the way the Cushion clause is on the piece of paper where they will show you this is your escrow payment and this is the amount of the payment you will be making every month... Be sure to read everything and if you don't understand it take it to someone who does and let them tell you where you are getting screwed by a company that really only wants your down payment and then you make a few payments and surprise you with a CUSHION bill, then they foreclose on you if you can't send them the money they are trying to steal from you... You lose and they run off to the bank with your down payment and your property... As for me... I am going to ask them where is the 1100 dollars that we gave them for home insurance when we signed the papers. And people always keep every paper they send you and every paper they give you at signing. Well thanks for listening.

I bought a Clayton home that legally is owned by Vanderbilt because it is not paid off. I have always had problems with this home and the appliances and in October of 2014 I saw the first signs of mold and I called my insurance company. I called Vanderbilt when my roof began to collapse and I had to move out on Feb. 2015 because the toxic mold made me and my child very ILL. A customer service manager ** from Vanderbilt promised to have someone call me with some options since I do not have $15,000 plus to repair this home. No one ever called me back. I called them and I got some customer service man harassing me for a payment and telling me that I have to pay for this home regardless.
They are predators! They prey on other people's misfortune and since they own the manufacturer and the insurance company they can blame each other and rip you off, threaten you, lie to you and talk down to you and they think that because they are so rich, they have the right. I have no respect for them and discouraged everyone I know from getting loans from them. Businesses should be built on honesty and integrity not lies and manipulation.

Vanderbilt has an insurance that will not pay to have our home fix and we are paying for it. Our home leak, got mold, got to put things down to catch the water when it rain. We report it but they will not fix it, and they keep changing our monthly payments. We don't know what to do. The insurance adjustor said we need a new whole top for our home. What kind of business is this.

We have had our home financed with them. Never again. They are ruthless. They tell you to sell stuff to get the money. I sent 1700.00 moneygram on Friday. Spoke with Jerod and he said I needed to send 207.00. I did and if I didn't have another call on Monday to call them back. Needless say I am not calling back. They call everyday. Telling me I need to exhaust all my means to get the payment in. I am working 50 hours a week and so is my husband. We owes than 10000 on the account. Then I am going to let them know what I think. Anyone have any clues with how to file a complaint against Better Bureau or State Attorney general's office? Also considering a law suit of mental and emotional abuse.

We paid almost $2000 in January. Received a letter in the mail on Feb. 20 saying we owe another $1,146. March they wanted us to make two more payments. Is this even legal? In January we were only $400 from being caught up. Now we owe 4 months payments.

Sad we got involved with them. First the interest rates are too high and this is most likely a waste of my time but we went to Clayton homes and needed affordable living. That’s where the mess really started 2007. Well we have a very good pay scale since 2010. No one wants to be late or short paying. Well my husband's self employed. What the Government takes we struggle all the time. Well Feb payment due and we are well aware. So the phone rings. It is Vanderbilt.
Surely have to agree with EVERYONE. They are rude and they want to know when we will get the money. Well if we knew when someone would cut our check. They told me to call them. We can not call then we might not get work. So I got a check, called to let them know, and Nick rude person. I ask for a Manager. Then he was REALLY RUDE. Ask WHY I GOT A CERTIFIED CHECK. I told him to go to HELLO and hung up. EVERY ONE NEEDS to get the BBB and Federal Trade Commissions put them where they need to be!!

Please don't sign a contract with this company. They have harassed us in the past when I wasn't able to work because I had small children. I was given a summons for jury duty and the judge excused me because I needed to work and I showed him the letters these idiots sent me. Just go get a loan from a bank, the reason it's so easy to get a loan from them is because they are loan sharks. They are rude, want to know what all your bills are and then tell you to go borrow the money from a church and get groceries from a food bank. Then they say they are sending your info to someone who may be able to "assist" you and they never call you back until you are late again. They need to be put out of business for harassing hard working people who are trying their best to pay their bills.

On January 21st we mailed the payoff on a trailer that we have on adjacent property to our home. Our ten years were almost up and the amount was minimal. After two weeks we received the escrow which was a surprise because we thought it would take months to get that but as of today we still have not received the title. The first time I called (after two weeks) they said it was mailed a day earlier than the escrow. The next time I called the person said it was going out the next day and the third time I called they said it wouldn't be going out until the 23rd which is a month after receiving the payoff.
This company has been ruthless since day one. They "misquoted" the interest rate at the inception of the loan; if we were ever a few days past the actual due date they called and were very rude. We never incurred a late charge in ten years but that didn't matter. I understand with the economy in the state it is in they probably have had a lot of foreclosures and therefore have lost a lot of money but it would be interesting to know if they get returning customers because I would never use them again and would not recommend them to anyone.
Their insurance tactics are also horrible and their stories were so different in obtaining outside insurance that it was easier to pay their outlandish amount rather than get insurance from an outside provider. Ex: we paid over $1100/yr for their insurance on a 14 x 60 trailer (I refer to it that way because it irritates them) and we pay $1700/yr for over $300,000 on our home plus furnishings. Makes no sense. Be wary of them.

In Feb 2013 we purchased a home from Clayton Homes financed thru none other than Vanderbilt Mortgage. Since that time we have never been assessed a late charge, yet if they don't get their payment on exactly the due date, they call and demand to know what's holding up the payment. Today the rep was rude not only to my husband but to me as well, which in turn received exactly what was being dished out and resulted in me hanging up on him. I don't typically react in this manner as you catch more flies with honey, but his entire attitude and testy manner pushed me beyond control. Clayton Homes and Vanderbilt work in concert as I have been informed both are holdings in Mr. W. Buffet's many companies. They rush you through the closing and contract and after today I am convinced this is part of their typical business practices, the "fine print" if you will to allow them to harass and belittle customers into payment.

I purchased a home in 2010 from VMF and the loan was based off my husband's income. Which had over-time included in it. So when over time was cut in 2011 it was hard to make those monthly payments. Which as far as I am concerned they committed a fraudulent loan. This was another company that is as bad as the companies that went down in the 2008 market crash. Which we still make payments late or not. We put our land up which was paid for. I know DUMB on our part. I have had numerous cuss out matches with these people. They make you so upset if you could reach through the phone and you could choke them, you would. I have had them call us at 11pm at night telling us they are foreclosing which is BS, we are only 30 days behind. Which everyone one of them are rude and uncaring people. It must be a requirement to get the job!!!
So before you would buy from Clayton Homes or have a Mortgage with VMF I would really reconsider. The reason I say Clayton Homes because they are owned by the same person. Had a ordeal when purchasing my home which should have took it as a sign not to get. But, was hard head and tried to make it work. I pray daily that I could get out of the mess that I created buying from these people. It should be a crime for people like this to exist. Look through and read what people are saying. The same or similar actions are taking place.

These people are mean and evil. They call after only one day. When my husband became unemployed it was hard to make ends meet and we were having to work with our creditors to pay things a little late or different dates. Talked to Vanderbilt and the person I spoke with yelled at me and made me feel like less of a person. Told me it was a miracle we even have our house. I filed a complaint with the BBB. They called another time and were rude so I asked to speak to the supervisor. He *sounded* surprised when I told him about all of this and told me that shouldn't be happening and that he would talk to the people in question. I've never had an issue since, but I still hate them. Due to my credit situation, I can't refinance to another loan place so I'm stuck. *sigh*

Have been with Vanderbilt since 1998. In the beginning it was ok. They financed a 1982 singlewide mobile home and I paid it off. Then they financed a 2006 new custom ordered Clayton Rio Grande. They took my land as a down payment. A few years ago, they jacked my payment and I am on a fixed loan at 7.5%. I freaked. They said someone made an accounting error on their end and didn't pay my taxes and insurance and I had to make up for it by paying them over $4,000. I could not make the payment. I have always been on time with my payments, even through all this. They forced me into an in house loan modification to get my payments down. They threw me into a new 30-year loan with a $25,000 balloon at the end.
I will be 90 years old. No one will refinance me due to me getting screwed by them not putting a foundation down when they took my land and called it a Land Home Package. The house is falling apart and I am now disabled. My income is dropping and even though I am making my payments on time now, I am figuratively just renting. This land is what I am attached to and every single day I feel stressed that when I get older and my health gets worse and it will, that they will take it all from me. They will not even account for all the money I paid them for around eight years before they did this. I desperately need a lawyer to help me get justice.
This can't be legal. It certainly is not ethical. THEY made the mistake and it dominoed into this nightmare. I had hoped to have the house paid off in 15 years. Now I am looking at never living to see it paid off. I have three grown, married children and grandchildren and I had hoped to leave this as something to help all of them when I am gone.
I want to sue Vanderbilt and I want to sue Clayton homes for selling me a big paper box that is disintegrating daily. On top of all that land taxes keep going up, as does insurance. I am now underinsured because it is the only way I can make the payments and eat and survive. Please, can anybody out there help me? I know there are thousands of unhappy homeowners with Vanderbilt and Clayton. A little research and it adds up to a class action lawsuit. Nothing this bad has ever happened to me by any other companies. I forgot to mention that when I paid off the singlewide, I had to give it away to have someone haul it off. The outlawed gray piping burst in the walls and flooded the house. Three men fell through the floor trying to dry it out with fans and it was full of mold and huge holes and not worth saving. Please help me!

I agree with all the other reviews I am seeing on here. They relentlessly call both my husband and I if we are a few days behind. They call my father and grandfather whom I put down as contacts while filling out paperwork. They must lay really well up there because all of the reps that call me must NEVER be late on any of their bills. They would have to pay me a fortune to harass hard working people all day and be as rude and hateful as I can when I get them on the phone. What a miserable existence for them. They do nothing at work but cause more stress and strife for families trying their best to make it.

This company has called me when I am as little as 5 days late with my mortgage payment and told me I am an irresponsible worthless person. I make my payment every month and have every month for 2 years. I have never been more than 10 days late and every time they call me, they tell me they are going to foreclose on me and throw me and my kids out in the street. I am not stupid, my loan is not in default please... I have told them on several different occasions that talking to me like that isn't going to change anything because I cannot get the money any sooner.
I have been told I must spend too much on groceries, I don't need to pay my daycare expenses, my electric bill wouldn't be so much if I didn't run the heater and so many more hateful things. They seem to think if I stop paying everything else and starve I could pay them and everything will be better. I try not to answer their calls ever even though I am usually the type of person who will call a company if I am going to be late on my bill. But heck no, I am not ever going to talk to them again if I can help it. I will just continue to pay my payment online and hope to never answer their call by accident. Oh did I mention everyone I put on my emergency contacts list has had to change their phone numbers also. Terrible terrible company is what they are.

These people are the rudest people I have ever did financing with. As stated on my bill, after the 16th I will be charged $5 for a late fee. The woman I talked to was hateful. Said after the 1st, my payment is late, and that I signed a contract stating that. Then went on to ask why my payment was late, what is the reason behind it? I thought this whole time I had until the 16th to pay it. Never been told any different. This woman was very hateful in the way she talked to me. I will be refinancing through someone else. This isn't my first bad experience with these people.

We recently had a very severe storm come through causing damage to our roof. The insurance came out and promptly paid the claim, so we could get the roof replaced because it was leaking into our house in 3 rooms. Since the claim was well over $3,000.00, it was made out to us and Vanderbilt. We were told by Vanderbilt to endorsed the check and send it to them and they would send the check back for the repairs, which was the first lie! 5 months later with 100's of conversations with VMF and more damage to our home, Vanderbilt has yet to release our Money to pay for the repairs.
We missed a payment because we were having to pay the contractors out of our pockets because VFM would not release any of our money. Even after I sent in all the paid receipts and many many many horrible conversations with them, I did finally get $500.00 check but it was made out to the building supply company, which we had already paid!!! I had to take off work in order get the check endorsed by the building supply company. The manager endorsed the check which wasn't good enough for the bank. So I had to go back to the building supply company to get it stamped with their business logo on it.
I was so pissed. It has been 8 months since this started and we still haven't received all the money, they still have $1,900.00 which we finally told them to just apply to our loan. VMF had requested pictures of the new roof which I had sent to them 7 different times because they kept saying they had not received them. I finally got my insurance company to send them before VMF acknowledged they had received them. VMF wouldn't even release the money to themselves but would constantly harass me about the payments. Bought a house, told taxes came out of mortgage. No such deal here. My home was sold in tax auction. Never knew about. They had to buy back. Still a nightmare 8 years later. Just for the heck of it tried to get a second mortgage and after being transferred 5 times, they can't even start to help me.

Tried to pay my loan off. They told me I could not do that because it would ruin my credit. So I called back on Monday, told them I needed a pay off. The pay off was the same as the interest. I ask why. He told me that's how they did things. They're very rude so I gave them what they wanted. I just want everyone to know never get a loan thru these people. I've learned my lesson.

Got a loan from them in Nov 2013. Calls galore ever since. Always start when you are one day late. Rude as ever people. They sent us paperwork for a loan modification, faxed it to Vanderbilt on Oct 17 and on Nov 2 received 6 separate pieces of mail. 4 stating we didn't qualify because we had enough money to make payments and 2 stating we qualified for a payment plan? They all stated if we did not agree with it we could appeal no later than 14 days from date on letters, which letters were dated Oct 21, that have us 2 days! Oh well I guess we will continue to make our payments of $947 month which they just raised this month to $972. LATE, LATE, AND LATE!

My husband and I took on this mortgage after my mother passed away and although the house had not even been delivered, they explained that she had put the land up as collateral and they would take the land as the loan was in arrears. I have been paying this loan for 15 years and have been 30 days late 3 times tops. When we call to report a payment we are harassed if we are more than 1 day late. They try to keep you on the phone asking you why you are late and why you can't pay on time. They are rude and show no empathy whatsoever to the point I tell them "what difference does it make, you are not going to try and help me." They are a disgrace to the loan industry and my heart goes out to anyone who has them as a mortgage holder. If you are thinking about using them DON'T!!!!

We were at the last part of our contract with 2 weeks to close. When we sent our deposit it was sent back saying the home was just sold! But we're told the day before there were no other perspective buyers.. They didn't even speak to us but left a message saying they were sorry for the inconvenience.... then once I actually called them back they told me that I was lying and called me and my husband a liar! They're rude, heartless and extremely unprofessional. I have yet to read one positive review on this company. Maybe it was a blessing in disguise!! To me personally it seems like a scam!!

I have had a loan with vanderbilt mortgage for 10yrs. I still owe as much then as now. I've never been late until a month ago. They've called and threatened me and tracked down anyone who knows me and told them continually I don't pay my bills. They even called my 80 yr old mother. My interest rate is 14 percent. I got behind because I got chronically ill and yet they continue to harassment me!

Had home damaged during storm. Can see daylight from bedroom thru rafters. Insurance company wrote check to Vanderbilt in my son's name who owns home. My wife and I have his power of attorney, but we had him sign it during a rain storm where he works outside. We got estimate from contractor to write estimate. He included cell and business phone. Insurance adjuster had number and estimate. Sent info to your claims department. They refused to accept check saying signature didn't match the one on file for my son.
I explained to rep that at the time my son signed original that he was a drug addict and the signature on check is a rushed signature in a rain storm and that it probably did look different than the one when he use to stay high, that he use to forge other people's check and signed different documents in different ways, but he has been clean now for 5 year and that's why the signature differed. He even called and told the rep he signed it. The rep still refused to deposit the check and sent it back to him. Storm was on Sept. 10, it's now Oct 10 and water is running down the walls in 2 rooms, solid stream down light fixture, 2 ceiling caving in, floors wet and all the roof needs replaced, but I can't get your rep to put check in bank so contractor can get the repairs done. I hate Vanderbilt Mortgage!

After fifteen years paying on my single wide, I was unable to make my payment for Sept, Oct and Dec of 2012 due to having to replace a heat pump, hot water blew and flooded the home and head gasket to my car went out. Though I called each month offering to send a payment or two I was informed if all payments were not received by the 1st of the fourth month, a stop accepting payment would be placed on my account. Vanderbilt contacted me on the sixth month offering to refinance my home if I would send in a payment reflecting six months. I was assured a contract would be sent to me. The contract was never sent but Vanderbilt insisted I still send in the six months worth of payments or they would foreclose on my home. I was advised not to send in any money without a contract. On the 11th month I received another call from Vanderbilt offering me the same deal on refinancing my home provided I send in another large sum of money. Once again I received no contract. Here we are Oct 2014, and Vanderbilt is taking me to court for contempt on Oct 13, 2014.

The home was purchased for me by my friend. Vanderbilt would not allow my name on loan because we were not married at time of purchase in 2005. We did get married and then he passed away in 2011. The will stated that he left the home to me and I notified Vanderbilt about name change on loan. I furnished them copy of will, marriage license, death certificate and my income from SS and his retirement. They said I would have to apply for a loan in my name and refinance the house. I get statements in his name addressed the Estate of **. He's been gone two years there is no estate. Also the credit for the house payments go in Him. I am so tired of this and at my age I can't even sell the house without signature from kids. My attorney said, "Walk off and let them have it." So seriously thinking about doing this. When you talk to them you get a different story each time.

If all of you file a complaint with the federal government via FTC (federal Trade Commission) for consumer protection, they will go after them. It is against the law for any creditor to contact someone at their place of work if you notify them in writing not to do so. Please send it with return receipt for proof of this. All their collection practices are illegal. I would also guess that their loan policies are too, example making you use their insurance company to insure the home. No reputable loan company would ever require that unless you let your policy lapse.

I have a mortgage with Vanderbilt. Since buying my home in 2009 I have fallen on very hard times. Vanderbilt is not will to work with me. I tried to get them to modify my loan but they will not. Now I'm 2 months behind and they say if I don't bring it up to date by Friday they are going to foreclose. Heartless people. My heart is breaking.

This company is heartless. Have they ever heard of a grace period??? When I first bought my home and moved in they were sending my account notes to my old address, that should have been a sign! Plus they would call to see if I was interested in my house that I was already living in and had purchased well over a month. Well I fell a month behind because my work cut my hours and they put on this big front like they will help and then they don't! Said my situation didn't change! Yeh my hours were cut back and they somehow raised my escrow stating it was my homeowners insurance, which till this day I do not understand how that's legal!?!?
Since we closed on one amount on a fixed rate but I guess since they own the homeowners insurance they can do this to people! Why would I pay for property damage on my house if I left and was the one to destroy it???? That's what their reasoning was for the increased rate! So after they told me my situation didn't change for them to help they suggested for me to ask family or go to local churches. The bigger the church the better! Is this for real? Since they were unable to help I stopped contacting them or taking their calls! What for? They are the rudest people and they even called my 86 yr old grandmother who wasn't even listed as a contact! How do they have the right?
They call me at work every day. Great way to get money by harassing me at my job so I get fired!! Real smart of them huh?!? I can understand wanting your money because they get a kickback but I don't understand how they are allowed to get away with harassing you, your family, work and friends! A line should be drawn somewhere. I have rights and I'm allowed to peacefully occupy my property I'm paying wayyyyyy toooo much for and if they keep their crap up I'm going to my lawyer. We purchased a single-wide home in 2000 and we had a very nice piece of property on hwy 701 that is 10.5 acres. There is a 5000 sq ft home next door and a 4000 sq ft home across the street. We were intending to build a 5000 sq ft home there while living on the property. Vanderbilt said we have to use the property as collateral so we did. Our credit was not the best so we were compelled to accept the high 11% interest. We struggled making the payments for 10+ years and asked more than once for a loan modification so we could better afford it. At one time recently we got behind on our payments and they foreclosed on us. They performed the sale proceedings in a secret little room of the court building, while I was in the main court all day, waiting for my case to be heard, without informing me of the change of location. We lost the home and our property, that we intended to build our house on, since I had retired before purchasing the trailer. What can be done?

These are the rudest people I have ever dealt with in my life. I lost my job recently and called to make arrangements. At first, they seemed as though they were going to work with us then got ugly. They called everyday and called contact list and harassed them. I was trying to get my unemployment going and my husband is a truck driver whose wages vary from week to week. We also did loan modification sheet and they said he made enough to cover all our expenses. They said we needed to call everyone we owed and get them to work with us on payments and have them deferred but then they would do nothing. They said we needed to go borrow money, right I don't have a job, talk to family members or whoever but we needed to get our payment made right then. I hate this mortgage company and wish they would sell my loan. I would not and never will recommend them to anyone and only hope that one day that they have to go through what we have and no one, no one helps them. I could go on and on but am so livid just writing this. Something needs to be done about these rude, arrogant people.

These are some of the rudest people I've ever dealt with in my life. They call you several times a day. They call your contacts and identify where they're calling from which is an invasion of my privacy. If you don't answer their call they immediately start leaving messages with your contacts. I had a rep tell me to cancel insurance on my daughter when I was late because I had to pay $1103 to renew my car insurance. He told me I could pick her up or she could ride the bus. I was also told that unless I told them where I would be getting the money from the following week to make my payment they weren't going to accept the payment. I told them it was none of their business as long as they got paid. They said it is their business. Forget the fact that I was only 12 days late at the time. You would've thought I was months behind. They ask you all types of personal questions like what did you do with your money when you got paid last week. Someone needs to file a class action lawsuit against them for the pain and harassment they have inflicted on so many people.

They promised me that they would let me redo the loan so I could take her name off. So I paid on the loan, trusting them. And guess what - been paying on it since 2011 and now they say she has to stay on the note till paid in full. They do not want lies to them from you, but they do not mind lying to you. You can tell they are only money hungry and I do not like being mislead. So now trying to sell the home to yet again to start over, but they will never get my business again.

After holding our money for over a week, they informed us they had sold the home we put money down on. Sold it out from under us. I was forced to find a place for my children and I. In 2009, I was thought I was renting to own a beautiful trilevel with four bedrooms, two full baths and full basement house in a nice part of town - $800 a month. It was great until the sheriff shows up with foreclosure paper. So after a lot of phone calls and a attorney, I finally got back my down payment. A glutton for punishment, I found Clayton mobile homes from a neighbor that just started. I was supposed to be getting some type of gov assisted first time homeowner's loan. So after a lot of paperwork and a lot of nerve-racking phone calls for more money down and $7000 later, they found a loan with Vanderbilt at 13.3333%. At first was OK. At first it was great - even know I was paying $586 a month plus $270 for lot rent. A $42,000 loan turned into $142000 loan. For a mobile home - WHAT!! But had to have a place for my kids.
Then in 2010, my company started taking a dive like everyone and my pay reduced dramatically since I had purchased my mobile home. So that's when it got ugly with Vanderbilt. I had started making late payments. Even though they did get paid, they made life living hell. And to make things worse, my children's dad had a heart attack. This is not only my kids' dad but business partner who also helped with finances with the kids. Two weeks in the ICU trying not to die, kids in school freaking out life and business upside down, Vanderbilt is nonstop calling about a late payment calling my family friends.
I tried to explain to them what was going on. They were so very rude non-cooperative. I tried to work it out but nothing was good enough. They threatened me, they ask me to sell anything of value. I had Borrow whatever it took for up to an hour every day. I pretty much been behind since then and the final straw with Vanderbilt. In 2013, I had a baby girl but she only lived for three days and passed away. Vanderbilt had the nerve to call and harass me telling me I should pay my payment instead of my daughter's funeral. I could not believe it.
From this point on, I am trying to find a loan to buy land and place Mobile home on and combine payments. I tried to modify my loan or a profit loss thing. They always refuse to help - just send more default letters and payoff notices. How can I get away from these people? PLEASE HELP. Don't know where to go or what to do!!!!!!? I would love to file a lawsuit between Clayton and Vanderbilt. This constant harassing cannot be legal!! Please contact if you are filing. I will gladly join - Just one pissed off confused mom.

I paid one month in advance to VMF because I did not know what was going to happen in my near future. I was told I wasn't going to be able to work in the summer because I was a student assistant. So, I paid my mortgage one month in advance just to make sure I have time to look and receive some kind of job in the mean time. I found another part-time job in the evenings, an immediate blessing. And then was told I could start back to work that June for some reason they changed their tune about student assistants working in the summer but, the bad news is it is like a rehire. I would not receive a paycheck for 5 weeks. I thought, well okay, I paid in advance I should be okay. Well I was one day shy of being two weeks late. And a woman called me. She was terribly rude to me. She talked over me and would not allow me to talk and then she accused me of yelling at her. I told her I was not yelling at all but I surely could.
She asked the normal question they ask when a person is late (like it would make a difference), "why are you late paying your mortgage note?". I told her I did not receive a paycheck yet. I told her that I wouldn't be getting payed for x amount of weeks. She flat out told me that I haven't paid in two month. I said, what? I paid in advance. She said the last payment we received from you was such and such amount. I told her, I paid a month in advance. She asked what are you going to do about this? I told her I would have payment at the end of the month. That wasn't good enough to her. She said, You have had plenty of time to pay your bill. What have you done with your money? Where is your money? I already hear twice. But, I didn't get the chance to tell her I paid all my bills just like I paid VMF, in advance. Because she would not allow me to talk. I was kind of shock with her line of questioning.
I reiterated about my day job and told her I paid in advance because I didn't know if I would have a job because of what they told me and it turned out that I could work, but I would have to wait x amount of weeks for my check but, I was getting paid for my night job on the last day of the month. She kept talking over me and telling me I was late. Okay, I got that part. She told me to borrow from family or friends or someone. She was consistently accusing me of yelling at her. I wasn't yelling, I was trying to talk to her but, she refused to listen and continued to talk over me even though I was talking so I raised my voice so she would be quiet and let me talk. She wasn't even giving me the chance to talk. The woman was rude, mean, ugly and hateful. She was making it sound as if I haven't paid in 3 months and I knew I was not that late. She kept talking over me like I was some child who stole something.
She was making me feel confused, I knew I paid a month in advanced to cover myself. It's just the money wasn't there quick enough and there was nothing I could do about it. I told her my second job I would have a paycheck at the last day of the month which was a few days away, Almost a week. Oh my goodness, I might as well have committed some heinous crime because that is the way she was treating me. She wasn't accepting that. She wanted to make me feel as horrible and confused as she could and obviously to take whatever anger she had out on me. I just couldn't understand why she was badgering me like that. I don't know what to think of those people. She said, I have to put you on hold so you can talk to my supervisor. I held for a few minutes and then hung up. I was not going to allow them to put me through that kind of treatment again. They are horrible. The nice, respectable and good ones have disappeared and are never heard from again at VMF. I'm guessing, VMF enjoys treating people rudely and hateful. I will NEVER return another call from VMF ever again. Not after that treatment I received. I am a person and deserve better treatment than that.
And another thing, in 2010, I did not receive a call from VMF telling me that I was approved for this home, the previous owner is the one who called me. I had forgotten all about it. The previous owner called me at my job telling me he hoped that I didn't mind him taking the liberty to call the movers to move my home. I was in a little shock there. I said, my home and property are paid for, why are they coming after my home? The title is in my name. He was confused then, he said, did the mortgage company call you? I said, "what mortgage company? I went through a broker and paid cash for all this." I was really getting scared for a few seconds. He said Vanderbilt? It still wasn't ringing a bell with me. I said "no one has called me about anything. Are you sure you have the right person?" That got cleared up quickly. I ended up calling VMF and the woman on the other end said, ''yes ma'am you are approved". Then she asked, "no one has called you?" I said nope. She said "someone should have and I apologize for that." So that was my first experience with VMF.
This house wasn't even the house I had seen. It was a surprise to me as well as the approval and the phone call I received from the previous owner. The home was much bigger and 1 more bedroom than I expected. The house has mildew and moisture in it and the closet and bathroom floor were falling in and after the nightmare with the movers of moving it to my property (they didn't even level it), the previous owner informs me that there are leaks. Well, When it rains it pours into my house by the doors. And the refrigerator that someone shoved in to where it should be was a nightmare to get out because it was stuck and it leaked. I did not have drawers for my silverware or kitchen utensils. There were weak spots in the house. We found them when my husband fell through them at a later time. I think I am putting up with a lot more than just rude customer service from VMF. I am reminded every time it rains how I have been done very wrong. Both bathrooms need replacement.
The previous owner gave me $3,000.00 for repairs (in a loan that I still owe), he said that should cover the repairs, hah, that only covered the movers that moved the home. My dad said this was a very bad deal and those people, including the mortgage company saw me coming and really did me in. I believe my daddy. I tell everyone, how VMF treats me. They get good and bad reviews from me. I advise people to have cash or go through another lender because VMF have a bunch of very mean people in their company. The ones that are mean should be ashamed of themselves and how they treat their customers. Because people can and do walk away when they are treated in such a disrespectful manner. Everyone I know is trying to make ends meet and there is NO excuse for anyone in customer service or collections to treat people wrongly and disrespectfully. Especially if those people are the kind of people who WANT to pay their bills and are working 2 jobs to try to get the bills paid. I am a firm believer in the "Boomerang Effect" what a person does WILL come back on them at sometime point in their life.

I bought my home in 1998 and it was financed through Chase but they "sold" all their MH accounts to Vanderbilt, I was told. I lost a great job in 2004 but managed to get by and began a new job in 2005 but was placed on and off lay off in 2007 and let go in 2009. During this time, I had to file Chapter 13. These people called me constantly, talked to me rudely, told me my payment should come before my light bill or food, talked to me like I was an animal and made my situation so much worse by torturing me mentally at a time when I was desperate already. I became so depressed, I gave up even trying.
Oh - they contacted my Chapter 13 lawyer once saying I was behind when I wasn't. I had to go to the Bankruptcy Court, to which I took my bank statements showing the payments I had made and the Bankruptcy Judge asked their lawyer what he had to prove I owed more than the 3 payments I held after they notified me they were taking me to court for payments they claimed I owed (but did not). The judge told him I had proof of my payments up until they notified me of a court date and I only had to make those payments now, which I did. As my struggle became worse after being out of work again, I went to an agency that helps with loan modifications.
After completing all the paperwork, the lady at the agency attempted to work out an agreement, but Vanderbilt refused to even discuss it as my home was not considered because the home was not attached to the land in the finance with them. My land was financed by the bank. I was sinking deeper and Vanderbilt was so mean-spirited that I did give up. I'm not saying I was a great customer, but we are talking about a single wide home and a single woman, in her late 50s, struggling through the recession, and I ended up losing my home that I paid on for 11 years, a single wide mobile home! It was taken in 2010. If they had just tried to work with me instead of being so mean, we could have both been better off. I have to say they are the worst at customer service that I have dealt with in my entire life! And I am 63 now. I am a renter again, after 20 years.

My husband lost his job in 2012. We ask Vanderbilt to do a loan modification for us. The loan is in his name only. We were told he made enough money to pay all our bill with money left over. HOW CAN THAT BE GOING FROM $600 A WEEK TO $235 ON UNEMPLOYMENT? They are rude and after we file all the correct paperwork for the fair housing bill passed by the Obama, Vanderbilt is still foreclosing on our house. RUN FROM THE COMPANY. We received a loan from them. After the allotted time was up to back out food out, husband had another agent orange issue which we were already had a claim in. Because of the multi dr appointments 2 1/2 hours away and both of is disable they say they will refuse any money unless completely caught up . They are rude and make you feel like scum of the earth. You have to use their insurance and it does not cover anything. You get multi phone calls and mail every day and the voicemail they leave are awful. I am so done with those people that seem to have all the money in the world or can walk up to anyone and get what they want. Join the real world, real lower income people cannot do that. We feel bad enough without that. They need to be knocked off their pedestal they are on and look at the dirt they make people feel like.

I have dealt with these people for almost a year and have never missed a payment or been over 29 days late on a payment. I called them today to let them know my payment would be in in a week due to having to pay a huge medical bill. Man on the phone, who didn't identify himself started "lecturing" me on my house payment being more important than paying my hospital bills and payments for having several procedures that HAD to be paid before the procedures could be done. He is a joke, just a loser who probably can't get a job anywhere else. Plus you can google it... They get commission on how much collections they collect in a month's time.
Well, sorry but I'm not late so you're just out of luck. I demanded to speak to someone else who wasn't an idiot and got a lady who also didn't identify herself but was more professional and made the payment arrangement for me. Don't let these people harass or intimidate you. They get extra money for being pushy and unprofessional. It's your house, and they don't pay your bills for you. Good luck and stand up for yourself.

I am a disabled veteran that served during 9-11 tragedy and I suffer from PTSD. I went through knee surgery in December of 2013 and January of 2014. Then our 30-month-old son was hospitalized for 2 weeks at a children's hospital 2 hours away. We told Vanderbilt this as soon as we were able and I even tried to pay with a debit card via phone call since we were unable to go anywhere to send a certified check or money order or Money Gram (their preferred method) but they don't accept debit cards. Last night a field rep by the name of Bruce came by and told us to speak to a man that did nothing but belittle me and called me a ** and an inconsiderate **. Told me that weren't making any effort to pay our bill and I should have starved myself while taking care of my son at the hospital.
By the way I passed out once for starving myself and that's when I said enough was enough. They made it sound that taking care of my son was a bad thing. I still haven't been released to work after knee surgery. They call everyday harassing us and my brother-in-law and mother-in-law. Just letting you I was informed by an attorney this is against the law and it is against the Real Estate Settlement Procedures Act. They cannot harass your neighbors and family especially if they know that is NOT your number. Yes, we are delinquent but we are doing what we need to do to take care of our son. I can get hateful when an inconsiderate ** tells me I am a ** but talks respectful to my husband.

Had to stay on the phone & answer personal questions for over 45 mins to make a payment!!!! Unreal! It took a little digging online, but I found out: They don't care how they treat people because they are rewarded with a bonus depending upon how much money they bring in within the month. So they call nonstop to harass, lie, degrade, yell, interrupt, ask personal questions, use scare tactics & are rude beyond belief just to get that extra money. I'd rather be polite for free & go to bed knowing I am a good person than treat people the way they do to get a bonus. But, Vanderbilt teaches their employees the opposite & rewards that behavior. We have a mortgage through Vanderbilt for a mobile home bought in 2004. Due to unforeseen circumstances, my husband and I filed bankruptcy two years ago. We had all intentions of making the payment due on our mortgage even though they were listed on the bankruptcy.
Our payments have never been more than 10 days late even through the hard times we had. The day after the payment was due, if not made, we started getting the rude and downright disgraceful phone calls from these people, harassing us at home and at my husband's work - implying we were pretty much trash and couldn't manage our lives and finances. These people are no better than slim on the bottom of a bucket. I have their number programmed in my phone and refuse to speak to them, they are no longer allowed to call my husband's work.
I still make my payments each month as I'm unable to get any other financing, but I pay them when I feel like it during the month, just to irritate them. Due to the bankruptcy, they no longer report to the credit bureaus so I have nothing to lose. They still get their money. If anyone knows of another company that finances mobile homes, let me know. I am sorry for all of the people in today's economy that took a hit due to unforeseen circumstances and have to deal with the heartless, rude and uncouth individuals that are employed by this company.

I bought my home in 95 on a 20 mortgage, should be paid off in 2015. I've had 3 extensions for health reasons but no payments been late. They are automatically taken out of my checking account. I spoke to a lady a Vanderbilt and she figured it would be paid off in July of 15.The boss on the other hand says Feb. of 16 which makes no sense at all. He says that the way it figures out that 20 year mortgages could be 21. How the crap he figures that, I haven't a clue. They sent me paperwork and it still doesn't sit right with me. I think from all the lawsuits they have had they are scamming the little people!!

My original loan was with another company who sold to Vanderbilt. I was not informed of the sale for 3 months. I am now making my payments but am a different job due to unforeseen circumstances. I was told if my payment is not in on the 1st of every month, I am automatically in default and foreclosure. I get paid every two weeks and try to make my payment on the the first payday of each month like clockwork. If payment is not there on the 1st, then on the second they start calling me at home and work. Harassing me and are some of the rudest people ever. They have told me to get on food stamps or find other welfare programs for assistance (I don't qualify for any). I was told to change what I eat or sell my car or whatever I can do so I can make an extra payment and be on ahead so that when I do make my payments it will be early.
I have one car, if I sell it, how do I get to work. No work, no money and no payment. How Dare they sit there and tell me sell off my car and then tell me they are foreclosing. They also told me they have no grace period like most lenders of 10 to 15 days. I was told either pay or go. They will not even talk to me about refinancing to lower my interest rate. They don't do refinancing on Manufactured housing. I have been paying on this for 10 years and only $3000 of the principal has been paid. Now, that is sad. They are rude and heartless and crooks. I want to be part of a lawsuit if there is one out there.

Pre approved for $100.000.00, after application approval credit line for $78,000.00 at 10.22 percent interest and $9300.00 down. After not wanting a new home, or one on the lot and submitting 3 different home and land packages, VMF rep. calls Clayton rep in Athens and tells her all they will approve is a land home package that has already been repaid. I asked why I do not have the option to work with land and homes under that amount, she says she does not know and calls me back after calling corp. VMF and tells me the same thing. They will only approve an already repaid home land package. No explanation. Keep looking she says. Did I mention payments would be $815.00 per month for 23 years!!!!! At 10.22% interest. She says before you tell anyone, remember you recently filed bankruptcy and I told her you and them knew that when you ran our credit and I told you that too! I'm not hiding anything!!!!! VMF is the one playing dirt!!!
Beware, if you are trying to get back on your feet, STAY AWAY from these people!!!! Just in case you want to know we are a married couple with two children and my husband was disabled last year. Just got his disability settlement, just enough to have the down payment and after losing everything, we are trying to get back into a home. Don't need friends like them!!!

Being young, we got sucked into this "mobile home" at 13.75%. Have tried for YEARS to get them to refinance. They do not refinance & no other company will touch a mobile home. In 12 years, only $6,000 has gone to the principal. And interest has gotten just under $100,000. Now that we are set to buy a REAL home, they are laughing at us and said to sell. Well who is going to pick up a 12-year-old trailer with most of the principal left on the mortgage? We either sell, pay on it for the next 18 years or turn it in and ruin the excellent credit we have worked hard for. NEVER USE VANDERBILT MORTGAGE!! Rudest people I have ever met on this planet. Wish there was a way to force them to settle with us.

Me and my husband got our loan through Vanderbilt in 2009. Have never been late on even one payment till this winter of 2013-2014 due to the very bad winter conditions. This winter he did not work and so his lack of income hurt us. We have a few other loans other than this one and that is including a vehicle loan. We contacted Vanderbilt and ask them what we could do to stay up to date with payments. They denied us for all possible things of course and all other companies were willing to work with us to keep us from falling behind so I told Vanderbilt we scrapped up every dime we had to make our payment so now we fell behind on all other bills and trying to catch up once again with Vanderbilt. They call everyday and I simply told them you guys did not want to work with us and others did, so now you gotta wait for your payment. And now I see that by the comments they do this crap to everyone. Wish we knew this before loaned with them and nobody in my area will deal with this kind of home so stuck with this company.
