Don't enter your email or phone number! The first call I received (stated they were from Lending Tree) was from a "loan specialist" who wanted to know 10 years of credit history. After learning I had a collection 8 years ago he said he would have to send me to a Debt Relief company. Yeah, right.

Hi Amanda,
Thank you for reaching out. While we are not an actual lender, we are here to help people find customized solutions for their unique needs. It is up to our lenders to determine loan qualifications for approval. I would be happy to discuss with you further - please email me at LendingTreeSocial@LendingTree.com

LendingTree - a no brainer! There is no reason to do 3 hard inquiries on a same day for one purpose. BEWARE, when you apply for any credit product these guys will do a minimum of 3 HARD INQUIRY. That is the way they work. I hate that design. Sick!!!

Hi Gnana,
Thank you for reaching out. Credit bureaus account for loan shopping, and count multiple credit inquiries given within a typical loan shopping period as just one single inquiry that won’t damage your credit score. Please email us at LendingTreeSocial@LendingTree.com so we can further understand your situation and see what we can do to help.

The best way to describe this company is a wolf in sheep's clothing. Promised so much but had to give them initial 25 dollars but they pulled out $400. But they called me 100 times a day so they could hurry up and get my signature on their contract so they could get me the best possible rate. And I had a deadline so finally I signed it and later I found that out it was just an opportunity in a long ironclad contract so they couldn't get the initial $400. Then when you call back to complain you can never get the person that you started off with and they gave you the runaround. Warning, warning ,warning. Do not use this company.

I regretfully gave them my cell number. I have had 16 calls within the first 5 minutes of hitting the submit button. I should have read reviews about them before I signed up. There is no way to unsubscribe on Lending Tree's website. I hope the government cracks down on them and forces them to be able to unsubscribe. I don't like them having my personal information.

I applied for a personal loan through Lending Tree. The only name that came up with a 5Star rating was Circle Back Lending. I applied on 6/12/15 and heard nothing Friday-Monday. I called them and they told me the person assigned to my account was out to lunch and would call me back. Heard nothing, so called again on Tuesday. The gentleman that answered the phone said my loan was not completed. I asked him, "how would I know that if no one called me back." He said recomplete the application; however, when I go back into Lending Tree for that company, it is not there. I tried going into the company directly and it longer offers personal loans and my loan app isn't even there. They do have my name, address, s/s and my bank acct #. I had a lot of faith in Lending Tree, but am now very distraught.

I found Lending Tree on the Internet because I am looking for a second mortgage on my home. The Lending Tree website requested a complete application before they gave me a quote. I completed the application with my name, address, telephone number, date of birth and when I found they were requesting my social security number I decided to write the last four digits. They did not accept this and wanted the full social security number. When I requested an explanation, the same website explained that it was a secure site. Reluctantly, I wrote my social security number. When I completed the application I was expecting a quote, or a call, or an email. Nothing happened; no quote, no call, no email.
I find out that Lending Tree is not even a Bank, or a Financial Institution but just someone that probably sells the information that you inputted in their website. I AM ANGRY. THIS ** HAVE MY NAME, MY ADDRESS, MY DATE OF BIRTH AND MY SOCIAL SECURITY. These information should not be collected to be sold to hackers, criminals or used for fraudulent activities. I need Lending Tree to change their website in such a way that they cannot get away requesting your full social security number. Also, I need my information erased from their records and erased from the records of all the people they sold it to. I want those people to be heavily fined and their operation stopped.

Applied for a car loan on Lendingtree.com. Immediately after submitting my application, I received 5 calls/emails from car dealerships asking me for my business. I let them know that I already had a vehicle selected and asked where they got my information. They said it was from a loan company - I checked on Lendingtree.com and saw that I had one offer (that was almost 3x the loan amount I requested, 3x the interest rate I was quoted by my local bank and twice as long of terms). The loan was ridiculous and the only company that offered me a loan had already shared my personal information with car dealerships.
This whole lendingtree.com is a scam. This is how they get your information and know you're in the market for a car and share (possibly sell) your information to car dealerships as "leads". Banks compete... yea right, lol. The place that offered me a loan has bad ratings as well. Shady.

LendingTree makes all kinds of upfront promises on their web sites regarding their ability to provide you with advantageous mortgage/refinancing terms, pretexting favorable governmental regulation. They requires that you provide personal information upfront and once you have done that, they start disseminating that information to mortgage vendors of unknown standing and reputation.
As a result, you are contacted by these vendors literally seconds after you have completed the session on LendingTree.com. I did not like the way LendingTree was handling the process and therefore called them and asked that my personal information be immediately removed from their files. Their answer was that it is not possible to satisfy such request. Pretexting "audit needs", LendingTree decides to keep personal information of casual callers in their files for seven years. That is clearly a ridiculous pretext since there is absolutely nothing whatsoever to be audited. In doing so LendingTree is unnecessarily exposing me and it seems many more consumers (this complain is incredibly frequent) to possible hacking and identity theft.
I consider this a predatory practice and I am determined to give it as much publicity as possible to finally convince LendingTree that such practices are not even in their interest since there is no chance whatsoever that aggravated customers like me would ever return as a customer. I encourage consumers who have had similar unpleasant experiences to join forces and make their case known.

I answered once and told him that he was calling me before 8am, I never asked about a loan, I don't want a loan and please stop calling me! I was very nice, even said "thank you and have a nice day." I kept blocking each number they called on, each time it was a different number, and the calls continue. I called back on their newest number and a guy answered saying it was about a home loan I requested, I told him I didn't, he said a ** somebody did. I said "there is no one here by that name." He repeated it. I again said "no, no one here by that name." He then said it's a wrong number then and hung up. I was never rude, I had a calm voice, never yelled, was very polite, but I still get treated badly. Not impressed with Lending Tree, will spread the word on their actions.

I found Lending Tree online and made an online application. That was my first mistake. No-one checked to see if there were any circumstances in my financial record that could be explained to Lending Tree about my particular financial picture. I was a caregiver to my parents for over 15 yrs. Up until the present time, I have made 365 payments on three different mortgages for 3 homes. Some credits cards had lates in 2008 and 2009. I took to using debit cards from 10 years ago until the present time. A mistake I pay for dearly! I am now rebuilding my financial picture by obtaining some credit card to ensure that I have reportable debt! My debt on the whole is merely 1,197.00. That's nearly 2,000. A mere drop in the bucket in comparison with over 80% of the population. Three other companies have approved me for a loan with rates of 2.99 APR and 3.1% respectively.
Others are in the running and I am giving them a close personal assessment of whether they are for me. I have 4 days in which to lock in my new rate with the chosen company. Lending Tree neither has the personal touch needed to deal with the public or persons who will take the time to help you through the loan process. They are indeed a large machine that doesn't take into consideration people who have different circumstances that affect their credit scores. They did not find out the 3 credit scores that were available to them, but chose to go with equifax. Transunion uses a Vantage score based on the 3.0 model. Experian has a 705 score, transunion a 719 score, from a high of 723. Equifax has the lowest score. It is also the company that confused my credit score with another individual resulting in fraud. I have had to remove 36 items from their report. I am not sure whether their data is still correct.

After 3 years I paid it off as agreed - no letter of congratulations or acknowledgement... no nothing. My loan agreement just ended. I liked that my loan was benefiting individual investors, that I liked, and felt obligated too. The people who run this company get their money up front and act as police for the duration of the loan and their customer service skills SUCK! I will think again before taking another peer to peer loan, when the attitude of the forbearers is equal to that of credit card company's.

I think I fell for Lending Tree due to their very lucrative tone in TV commercials. However, it was nothing more than a farce. I received extremely poor offers from several lenders all of which were worse than all the three banks I bank with. Most importantly, Lending Tree would send your info along with social to as many lenders as it pleases. Trust me, there is difference between 3 inquiries and 30 inquiries that matters to your score.
Lending Tree has a disclaimer in their FAQs that it has no control on which lender may or may not pull your hard inquiry on credit. And guess what? All those it shared my info with took a stab at my credit file including those who never even bothered to contact me. Btw, I am someone with an excellent score rating going through the roof. Oh did I mention that none of the lenders were any known brands! Food for thought! If you are someone like me and conscious of credit history and score, stay miles away from Lending Tree. So I finalized my signing up and then got notifications of loan applications being processed. I was finally able to answer one and let Lending Tree know that I hadn't even had the chance to review the little info I had received, and they had the gall to tell me I would keep receiving calls until I had a conversation with them - that's harassment in its most classic form. All the while during this short call, I was receiving other calls from the 317 area code. I eventually had them remove me from their system (hope they did but likely I'll keep receiving emails and calls).
The man on the phone was rude, argumentative, and kept probing for personal info that I was not willing to give. Then I started receiving calls from the "offer" banks that I hadn't even had a chance to review, without my consent or direct inquiry. I kindly told them to remove me from their list as well. I will not deal with anyone associated with Lending Tree. Final call count (and I'm writing this only 10 minutes after hitting the submit button on Lending Tree) is now at 27. Lending Solutions was referred to me by Lending Tree. Over the course of seven months, Brian ** at LSI made a number of misrepresentation to me. I was trying to secure a 30 year fixed jumbo loan. After repeated delays on their part and submitting scores of my financial documents, I was finally told that I had loan approval. I had refused to authorize paying for an appraisal until I received such approval (contingent upon a satisfactory appraisal).
Brian ** said they needed two appraisals. I authorized both. The appraisals came in at more than what was required for the loan. After this was done, however, Brian said his lender would not do the loan. Instead, Brian pulled the "bait and switch" and tried to get me into a 5-year ARM, which was of no use to me. Meanwhile I was not only charged for the two appraisals, which I cannot use, I was over charged! The charges for these was $600 and $350. I was billed on my VISA card for $1235 for these from Appraisal Fee Services and Timos Appraisal Management. That's $285 over the amount I authorized. I have been unable to recovery any portion of these fees.
Lending Solutions brags that they are ranked #2 with Lending Tree. What a rip off. These folks are not only incompetent but committing fraud with their misrepresentations. A few days later I received multiple calls that came up unavailable. When I answered I could hear people talking in the background. I kept say hello, and nobody answered. A few hours later, I received a call from the same and when I said hello a foreign voice answered. He talked about loan programs. When he quoted Me at $200 a month on a $1000 loan I told him that was too much and I thanked him. He said he could lower the monthly fee and asked what I could afford. I said $100 a month. He said we can do that and he placed me on hold, saying he just needed his boss to approve it. He never asked for my SS# or my DOB or my bank acct.
I have been in law enforcement for 19 yrs. I know a scam when I see one. I took the opportunity to check reviews for the company. The company calls itself "LoansForEmergencies" 9600 West Bryan Weimer Rosemont IL 60018 - ph# 707 348 2761. Lending Tree is making personal information available to scam companies. I won’t stop here. I am heading to the Better Business Bureau. I’M sure I’M not the first person. I may not be the last, but it will be one more chunk taken out of Lending Tree's armor. If you are smart you will never do business with them. Even if they are legit with people with good credit, for those with bad credit, they are setting them up for further damage.

I was looking for rates for a HELCO (home equity line of credit) and tried Lending Tree's service to find lenders and look at their rates. What I got was 24 hours of emails and phone calls from vultures, some of which took the liberty to submit a mortgage for approval. I was looking for a line of credit, not a mortgage, clearly stated in the search drop down on Lending Tree. I did not give any banks any approval to submit a mortgage application on my behalf. I am so angry and disgusted by this practice. I suggest no one ever use Lending Tree or any of their lenders. They all seem like sharks, more interested in my money than actually working with me on my home improvement projects. Why on earth would anyone want to work with these awful people? My concern now is if this will ruin my credit report. If so, I would consider taking legal action.

I have had two very bad experiences with lending tree and the lending companies they are affiliated with. On both occasions, I was unable to leave a review against the lender. After the bad experience, when I logged into my account, I was unable to find the lender to leave a bad review. This tells me that Lending Tree is about the lender and the money they get from those transactions rather than supplying a decent service to the consumers. There should at least be a time period where the lender is not able to remove the ability for the consumer to leave a review about them.

I knew it was really bad when I got a call from a cruise line, not even a mortgage lender. I should have known better.

You never noted in any of your messages to continue making any mortgage payments due to the fact that everything was moving fine. I was disabled temporarily and you knew it according to the recorded messages. Either you make this right or I intend on Filing a large felony lawsuit against you and Lending Tree.

As soon as I gave Lending Tree my information, they sent it to any number of undisclosed companies. If you live in certain states with sufficient consumer protection laws, they will provide that information via letter. Those companies then contacted me without my explicit consent because by the time I'd finished creating an account on Lending Tree, I had consented that they be allowed to share my information with any companies they decide to do business with.
The sign up process did not sufficiently explain what I was doing. Lending Tree provides no way to stop the barrage of phone calls that literally began before the website has even showed me a loan. They provide no way to request that they stop distributing my information to other companies. I was not notified, let alone asked, after the original account creation before they shared my private information with other companies.
The real kicker is that the first company to call me attempted to scare me into sharing more personal information with them! They told me that the only way to stop the barrage of phone calls was to give them my information. If Lending Tree does vet the companies that they send your information to, there are serious flaws in the process. The web of trust is a weak one at best.
This whole experience has been frightening. It was not made clear to me the exact nature of their services at time of sign up. If the process had been described accurately, I would never have actually signed up for an account. Now that I have signed up, they provide no way to communicate to them that I wish to stop participating with their product. Their FAQ refers to financial information retention laws with the question about deleting an account, but they never address the question of how to disable the account. Just because they have to keep my information does not mean that I should be forced to continue participating with the company.
I thought that I was the customer, loans were the product, and Lending Tree would help me find a loan. It turns out that I am the product and banks are the customer. They state that very plainly in their "About" page on the website: "Lenders pay us for the chance to compete for your business". I've been duped.

There's no indication they're charging you, and you have to call to cancel. Everyone should dispute these charges with his credit card company.

But just now, I checked my credit report and saw that my rating has gone from 701 (borderline excellent) to FAIR, all because I had 3 hard credit checks done by their affiliated lenders. This is despite Lending Tree's promise that only soft checks would be made! I really wish there were something I could do about it because I don't use a lot of credit and have been trying to improve my credit rating so I can get a HELOC. So, the first wk. of June, we were given Wells Fargo, Nathan, to begin the processing of our app. After another week of waiting for follow-up on our app. which never came, we called and were told we had no ongoing credit, at least three.
My credit score is almost 800! My wife and I do very little credit, mostly cash. We have no bills, only 2 small mortgages (approx. $15 K) at our local bank where we have done business for over 30 yrs. I own my own business of 25 yrs. "When banks compete, you win." Sounded perfect for me when I needed a home equity loan. I have outstanding credit and it seemed that banks would want to compete to loan money to me. How naive! First of all, there was no competition. Lending Tree only connected me with one lender, Quicken Loans. Quicken Loans is not a bank, and they don't even offer the product I am shopping for (a fixed rate home equity loan). Instead of banks competing to offer me what I need, I've been bombarded with unwanted phone calls, emails and mailings from a non-bank trying to sell me products (refi of my nonexistent mortgage, variable rate heloc) that I don't want. I recently submitted a request to Lending Tree for mortgage lenders for a house we had signed a contract to buy. Within minutes of my email request, I had several mortgage brokers calling me. I followed up with one of them in part because there were positive reviews for this broker on the Web. However, after going back and forth with this broker over a ten-day time period and giving him all my credit and financial information, I finally received a good faith estimate (GFE) from him which showed that his loan origination fee was a whopping 1.75%.
In theory, a broker is a better way to go to pursue a mortgage loan because they can "shop around" for a better interest rate than what one could get by going directly to a bank. However, what actually happened in our case was that the "lender credits" resulting from the lower interest rate promised by the broker were eaten up by his GFE, so there was no net advantage of going to a broker. I was finally able to go to a local bank lender and get the same rate stated by the broker but with a very small GFE, plus I could work with this lender on a face-to-face basis, not through the Internet (avoiding document mailing charges, etc.). Hopefully, I learned my lesson from this experience.

When he sent the paperwork and I copied it, I looked over it closely and found it was an 84 mth loan at 4.66 %. When I compared it to my current loan, I found that RG was going to charge me $635.52 more for the life of the loan and 6 more payments. How in the world is $12.16 less per mth going to save me? E-mailed him and told him I wasn't interested and was going to look elsewhere or stay with my current loan. He kept bothering me, but I ignored him. STAY AWAY FROM THIS PLACE!!!

Immediately after clicking send I got 3 phone calls in 1 minute. I'm getting about 6 phone calls a day, maybe more. I guess I didn't read the fine print or something. If you're looking to get internet offers, stay away from this site. You'll have an onslaught of annoying phone calls. I don't want to talk to anyone on the phone. It was like dealing with used car salesmen, plus everyone that we answered the phone did a hard credit check, with no permission from us. I use Credit Karma and kept getting alerts that someone has submitted a credit report, when we did not authorize anyone to do a credit check. If I can, I would give them no stars. They did not understand the word NO, the person on the phone became very rude and basically told me I was stupid, because I did not want to have more companies call me and tell me you have to pay for this service in order to get your credit back on track. Guess what I am a single mother and I am doing the best I can with no help, I don't have the extra money to pay for services that I am already getting for FREE. I am trying to rebuild my credit. I completely ruined it by being irresponsible, among other things. About a year ago, I finally got a car loan albeit it has a very high interest rate, but it was a beginning. I paid the huge payment every single WEEK for over a year. Recently obtained a secure credit card. The fee was $99.00 for a credit limit of $400.00. I was also approved for a $400.00 store credit card and fee based credit card with a small limit from Capitol One. I thought it was a good time to look into refinancing the high interest rate car loan.
I saw Lending Tree on a commercial. When I went to the site and read the information, I thought that I would try it since it did not involve "hard credit check" and they were just offers. I was just looking into what my options might be in the near future. It was just a tool, so I would have some sort of an idea of what or who I might be looking at, or so that is what I thought from what I read. I had no intention on refinancing with a company online at all - never mind that I did not look into, check reviews, including BBB and Consumer Affairs, etc. Anyway, I got 5 offers and of those there was only one of the companies that I ever heard of. Ok, so I thought after another 6 months maybe my own bank would consider a refinancing. I never responded to a call or email I got that said "if I was interested, to call (or email) a response”.
On Friday, January 31st I got a letter in the mail from one of those lenders that I never heard of, Blue Yield Inc./Loanliner/Kinecta Federal Credit Union from California. The letter that I got said that they could not approve my "application for a loan", which I never applied for. On that letter was a credit check. Ironically one of the reasons is that there are too many credit checks on my credit report. So I paid for and pulled my credit report and was SHOCKED when I saw that all 4 out of 5 of those lenders did a credit check.
The only one that did not is the bank that I have heard of before I logged into The Lending Tree. Now, as a direct result of this deceptive business practice (in my opinion), I have way too many "inquiries" on my report which has a direct negative impact on my credit score/report. I have tried very hard to fix this. Who knows how long this is going to have an impact on my credit report. I'm thinking 12 months. BE CAREFUL.

Then when we tried to contact the company and no one would return our calls. After several attempts, my husband found out from another Lending Tree business that the office we had worked with had closed its doors. Apparently pretty quickly.
We asked for a refund on our appraisal money, but guess what? They will not give us a refund! So now we are out $450 and the appraiser never got paid by Lending Tree. Fortunately, we are now working with another company who used the same appraiser and this time he got paid. In fact, we didn't have to pay for it at all this time. We are considering contacting an attorney just for the principle of this matter!

In a pickle, I submitted information to Lending Tree and I wish I had not. I have called 5 times (at least) and each time the person on the phone is very cordial and takes my information to get my name off their mailing list. It has been 4 months and I am still getting bi-weekly emails that take up most of the "work PC" memory I am allowed. I cannot imagine what it would be like to actually have a loan with this company. After my original post, the customer service department from Lending Tree immediately contacted me and worked to resolve my issue. They contacted the lender who would not respond to me and was able to get the full $850 refunded to my credit card. I am very satisfied that Lending Tree worked hard to successfully resolve my issue. They are even investigating the lender further to make sure this does not happen to others.
Original Review: Dec. 12, 2012
I was matched with a lender who said a refinance of my primary residence was no problem. I have a successful real estate LLC, high income and high credit score. The lender ordered 2 appraisals that I had to pay for ($850), then declined me because there were "too many mortgages" in our LLC (it's a real estate company, mortgages there are inevitable and this was disclosed to them on day 1). When I complained and wrote a review on Lending Tree's website, they screened it and would not post the negative review. Warning: the lender reviews on Lending Tree's site are hand picked by the management. Don't go by what you read there. The final straw was that the lender changed the mortgagee on my insurance policies to themselves before they declined me and never changed them back. It was a huge mess to clean up! Do not use Lending Tree. I was able to refinance by going direct with a more reputable local lender and even got a better rate!

To put it short, I have had hundreds of spam emails for this site and to top it off, I was dumb enough to give them my bank account information so they said I was approved for a loan and charged me a $30 processing fee. I have called them 4 different times. Each time, they give me some fake website to go to for me to get my loan and yesterday I called again, only for them to tell me within 24 hours the lender would be calling me. Guess what? There was no call. They have now billed me twice, once on 11/06/12 and once on 11/14/12 so that's $30 every 8 days for a loan which I never received. I am now minus in the bank so all together they have cost me $90 and I just don't know what to do. It's nice of them to steal from a broke single mother!

The website looks great: choose what type of loan you want, enter some basic information and "send" it. In seconds, several offers and options come back from about three brand name lenders. Terrific, I choose the best one, and send off an inquiry through the Lending Tree website to that lender. Within minutes, I start getting emails from lenders I never heard of asking me to send my information to them. After a couple of days, I didn't hear back from the brand name lender, so I contacted Lending Tree customer service. I explained the issue and the CSR said she would contact the lenders who in turn would call me within 24 hours. After a week, there's still nothing except I am still getting emails from the flaky lenders. It seems to me, LT is just a bait-and-switch operation, promising to hook you up with great lenders but instead sending you to some bottom-feeders.

I uploaded everything they requested. Now, 2 months later, the girl told me I’m days away from closing and then I don’t hear from her for a week. Today, I received a revised appraisal that is $40,000 less than the original appraisal two months ago. She said she was sorry, adding that she didn’t even know they were doing that and there is nothing she can do but possibly do another appraisal and that won’t cost me anything. At this point, they have wasted over 2 months of my time and effort. I told them to just close the processing and I will go through someone else. Of course, this approach did not work, so I tried again, telling them to expect a letter from my lawyer. Their response was since I contacted them first, they were not obligated to stop. With mortgage rates low, my wife and I wanted to refinance our home to lower payments and interest costs. We completed the information requested by Lending Tree and then selected one of their "preferred" lenders, LSI Mortgage Plus. LSI advertised "no closing cost" (origination fee, points, etc). We were contacted by Edmund from LSI who told us there would be a fee for the appraisal, which I can understand. We were then contacted by Clay from LSI and when I asked about fees, he said only the "hard costs" (filing fees, state taxes, etc) approximately $1700 which would include the appraisal.
Again, I said I understand those costs and gave my okay. Then the Good Faith Estimate arrived showing total fees of $4,800. What? I called Clay and he said the $2,000+ in origination fees was a mistake and the $2,800 hard costs were higher than he estimated (really?). Edmund called us and said the origination fees were added to our loan request by mistake (again, really?). When LSI Mortgage Plus advertising specifically states no closing costs/origination fees etc., how can they "mistakenly" add these fees? Obviously, we have cancelled our request through these people. A word to the wise, I would not recommend these people if you're interested in refinancing. They don't seem to know how to truthfully disclose their costs!

I went with Lending Tree as a recommendation from a family member. Horrible decision! They reviewed all of my paperwork before telling me to pay $400 for an appraisal, which would be returned once the loan went through. I asked our account rep if he was sure that it would go through. We don't have just $400 to spend or go to waste. He assured me that everything looked great and that they had to have the appraisal in order to go forward with the loan. We paid the money and got the appraisal. We were told everything was moving forward, then nothing. I went to log in to our account to see the status and a notice came up that the loan had been closed! I called our rep who hadn't bothered to call me to let us know what was going on, and was told me that we were denied for insufficient funds!
If we are getting a new loan that will let us pay less than what we are paying now, and we've never missed a payment or been late on our home, let alone any other bills we pay, how could we possibly not make or have enough money to afford a cheaper loan/payment? They tried saying that although I work two jobs, my husband is self employed and the government has gotten stringent on who is approved, especially for self employed individuals because the income to debt ratio doesn't figure correctly. I provided them with pretty much our entire life history showing that he makes more than enough to support the loan but all I got was, "Sorry. The loan has been closed. There's nothing we can do at this point. Try using a local bank next time!" Waste of time, waste of money, waste of effort. I will never recommend but will warn any who consider in the future.

My story regarding my recent experience with LendingTree is truly a small people vs. large corporation situation. I would suggest employing truthful people to face your potential customers. The loan broker I was working with caused me a lot of heartache and a loss of thousands of dollars. On the initial search, their broker, Ramon **, provided me with an initial rate and fees (3.35, 30 years/$160 fees). Each day that I spoke to him after that, he raised the rate and the fees. Sometimes, he raised it twice a day; and sometimes even while I was on the phone with him! After 4 days of raising the rate/fees, he asked me to pay with a credit card for the appraisal.
At that time, the rate and fees came to 3.5 15 years/$860. Throughout the process, Ramon told me wild stories about world politics and how it directly affects my loan changes. I told Ramon that other lenders are offering more competitive pricing, so the next day he brought the fees down to about $400. After not receiving a positive response from me that day, the next day the fees came to $0. At that point, I gave him my credit card and he charged it for the appraisal.
Then, a couple of days ago (about one week before I was set to close escrow), Ramon suddenly called me and asked me if the house is going to be owner occupied. I told him that my daughter would be living there. Ramon knew very well that I had to close escrow on March 6th and that I would have no other option other than going with LendingTree at this point. He then went to check something and came back after a few minutes, telling me that it wasn’t considered to be owner occupied and that though I am very lucky since my rate will stay the same, my fees would now go from $0 to approximately a whopping $2800.
Ramon obviously took advantage of me in any way he could throughout the process and even shamelessly up to the last minute. I was forced to pull money from other sources, causing a painful loss in order to close my escrow. I filled out a detailed survey with LendingTree, but I have yet to receive a response. Any attempt to contact the executive relations manager (which is the one suggested contact on the survey) at 888-369-0001 ended in routing me to someone’s voice mail, which also never gets answered.

After faxing all the information that was stated we needed, we started the process with Sure Point Lending.
About a month into this, Lending Tree bought SPL. We didn't hear anything from anybody for several weeks. I contacted them to find out where we were. John informed me that they were bought out by LT and they were waiting for new computers, software and training from the new company as well as re-certification for them in each state to do loans. This took around three weeks for them to get this and then they wanted all the information again.
Basically, eight weeks were lost and we were advised to start anew. I sent in all the information on this simple loan but had many issues along the way, things they did not like or required more information. They finally ordered a $400 house appraisal, which came back for the amount we wanted to borrow. After many more issues on our loan, as we have a score of over 770 and never missed any payments for the 33 years we have been buying things, I was getting perturbed with they process.
After several more months of delays, our appraisal time window was running out, which would require us to pay for another. As the last day was upon us, they called and refused our loan after over five months of delays. I expressed my disgust and they informed me that I would have problems no matter where I went for a loan.
After they dinged my credit by inquiring into my credit report 22 times, my credit score has dropped to below 700. Last week, we went to a local bank and after three days, we were approved for the same loan pending an appraisal next week. It was a very bad experience and I would never do it again. I don't understand who could meet their requirements for a loan and at what time frame! I hope that this helps others.

According to Schmier, he sent (2) copies of the retainer agreement to client via U.S. mail, but neither of the two were returned to him. Pure **. Right! Laugh. Go ahead and laugh.
The client never received either of the two retainer agreements, because he (Schmier), never prepared/submitted them. The subject matter concerning a retainer agreement between Schmier and client, never surfaced. After eight months of doing nothing, he (Schmier) said, "this case is hard".

I would give Lending Tree and LSI Mortgage Plus no stars if this site would let me choose zero. However, it forced me to choose at least one! It's a horrible company. Never do business with them! I sought out a refinance loan from Lending Tree over 4 months ago. I was sent a list of lenders they worked with that would work with me, based on the application I filled out on their website. I ended up deciding to go with a company that they recommend called LSI Mortgage Plus. It's the 2nd worst mistake ever! I based my choice on research. LSI promised a quick turn around to refinance of 10 to 14 days (notice at the start out saying 4 months ago). Yes it's been 4 months and I am yet to close on my refinance. This should be a quick and easy thing. Because unlike many these days, my home actually has about 60,000 dollars in equity. And I am not upside down nor have I ever missed a payment on the original loan.
I have had one mishap after the other, working with LSI. They are a poor excuse of a lender. And it amazes me because I was promised in the beginning that my situation was easy, and that in 10 to 14 days I would be able to close due to the fact that they are a direct lender. The first bad thing was dealing with a rep from LSI named Joe **. He ended up leaving the company after I was in this for 2 months. He never once told me he was leaving and left my file hanging. I found out that he was gone by calling in and speaking to a manager. The manager told me that my file was transferred to another rep because of Joe **'s departure. LSI also messed up the loan number on my appraisal causing everything to halt. And we found out that we would have to have another appraisal done! You have to be kidding me! This company is a joke! I'm sitting here 4 months out and still have not closed and wonder if I even will. Please, if you are in the market to get a home loan or refinance your current home loan, steer very clear of Lending Tree and LSI Mortgage Plus. Save yourself the headaches and hassle and the extra money out of pocket it will cost you.

It amazes me how uneducated the people who rant on these sites are. I find it amusing. Think about this. A mortgage cannot make a loan, if they have a short appraisal. Mortgage companies get paid from closed loans. Why would they be scamming appraisals not to do loans? They would not get paid if that is the case. It seems like common sense to me. To those below who feel LendingTree is the reason your home was appraised less, I suggest you research the HVCC (Home Valuation Code of Conduct). It is illegal for any mortgage company to have any communication with appraisers.
Everything is appraised through a third party now, and the borrower has to pay the appraiser directly to prevent any conflict of interest. The $400 you spent for the appraisal didn’t go to LendingTree. If you are mad, go after that appraiser! Maybe go after your neighbors down the street, whose home is getting foreclosed because they are bringing down your neighborhood’s value. I hate to burst your bubble, loan officers want your appraisal to come in high. Otherwise, they cannot do the loan. Therefore, they do not get paid. Do your homework.

I have been working on a refinance for 3 months, only to find out after all the paperwork I provided that I would not be approved for the loan. All through the process, they said everything looked good, but they were waiting for rates to go down to lock it in. My purpose for refinance was for cash back to pay off outstanding bills. Not only will I not get the loan, but because they dragged their butt for 3 months, I now have a bad rating on my credit score. Thanks to Lenders Direct & Jamal Singh for screwing me.

I began the process and was provided general information on the refinance, rate, and fees of approximately $2500. The appraiser came to the house for 5 minutes and gave me an appraisal of approximately $30,000. I have not received a copy of the appraisal. Lending Tree then requested additional payments to close ($9,000). They did a lot of back and forth over the following 2 months with excessive requests from underwriter, requests for information previously provided and out of the blue, I am told we must close in 5 days. LT scheduled an attorney to close without telling me of the appointment, just found out from the closer when he called to get directions.
I was told, after calling an LT rep about surprise closing, that no funds were to be collected at the time of signing, but it was not the understanding of the closer. I was not provided any documents to review, and I requested to see HUD statement, which was not correct, so I was not able to review it before the surprise closing. There was no information on the disbursement of funds. I got a computer-generated email that stated the loan was funded. This was the most frustrating, unorganized and unprofessional experience I have ever encountered. I would never recommend LT, however, I did once use Quicken which was a very good experience.

All I thought I was doing was to apply for a free credit report. Next thing I know they were charging my debit card, $12.00/month for credit monitoring service which I did not want or asked for. Appraisal came in $50,000 lower than 1 year before. The house was built and is brand new. Supposedly, LT appealed the result to the appraisal company, but they would not change it. A real estate agent sent LT home sales showing our value should be higher. I did not hear from LT for weeks and I had to call them. I went over and over information (many phone calls and much time spent), only to find out the rate was higher and we did not qualify for the original terms. I called many companies to refinance my home and fell victim in the same way as the many stories I've read here... Just wish I had read this all first.
I was told we were approved at 4.25% fixed refinance interest with excellent credit. He acted like he had done the prequalifying procedure and said now all we had to do was pay $400 to get the "paperwork" going. Appraiser was unprofessional and extremely rude. He was here maybe 5 minutes and 3 days later I got an email that the appraisal came in very low. Inaccurate reports of taxes, was off on the measurement of the home by almost 300 square feet that is a matter of public record if done in the right county and was off on property taxes by almost $1000.
Then after bringing all these discrepancies to the Lending Tree representative, he then sent me on a wild goose chase for Comps. He said he agreed that the appraisal was wrongly figured and poorly done and if I can get him good comps from big real-estate companies, he will submit for a new appraisal. Needless to say, the comps they had on my appraisal that were used were shot down by all 4 local major realtors as incomparable homes on 5 out of the 7. Their appraiser used only short sales and foreclosures and builders who are not in the same "playing field" as comparisons.
Then I was told at least 10 times this loan is going through. The manager of the underwriting department was in agreement and the rep said his sales manager is in agreement and we should close very soon. Weeks went past, no replies to our questions and no calls. All of a sudden he called me and said everything is looking great. He said, “Just get me the full reports of those wonderful comps so we can put them in your file.”
I did that and I also told him I changed my mind on the cash out option. I just wanted to refinance at what I owe plus closing. 3 days later, I got a denial email on the loan.
People, this is a scam. They even tried to say I need to pay more money before I told him I don't want a 50,000 cash out to lock in my approved interest rate but I said no, I want to know what's going on first. I called my credit card company and told them all this and had to cancel the cards I've had for years. New ones and new accounts have to be issued. They said they have been getting many calls like this and it is fraud.
I’m waiting for my refund as my credit card company is going after them for lying, stealing funds and giving false belief to us that we were approved. Bad, bad appraisals being done through them. They are not going to refinance people. They are just collecting this $400 plus lock in fees and other made up fees to a lot of folks. Never again will I look at Lending Tree for any future business and will never look at out of state, fast talking companies for refinancing as they do not seem to have anything in your best interest or intentions of a real refinance deal. It's all talk. Stringing along and words being used to convince you that you’re approved, just waiting. Never again. You will never get a call back from upper level management of any kind either. Deaf ears and thieves.

Lending Tree strikes again! They had me pay for an appraisal and then denied my loan. But, it gets better. I found out later that I was lied to about my loan being approved and the appraisal was prematurely ordered. I was also lied to about policies that were in place such as:
1. Because of the state I live in (Nevada), I can only get an 80/20 refinance loan due the poor rating Nevada is ranked in home foreclosures. I found out later that this is not true! Tyler wanted me to have $14,000 at closing, which I was prepared to do because I was desperate. 2. They wanted $3,500 for closing costs! At the time, like I said, I was desperate and willing to pay. I found out later that because I just bought the home 3 mo. ago, I automatically get a discount. I am now closing with a different company for $1,200.
3. After the appraisal, a form 4506 was pulled from the IRS which stated that I claimed $3,000 in job related expenses (I honestly did), but Lending Tree says that I can't use a co-borrower now because it drops me below a "certain amount" of income. After some research, this too is unheard of in this industry. This led to the denial of my loan with Lending Tree. 4. From start to denial, they took 3 months! They just kept buying time, trying to come up with more and more reasons for me to back out. I tried to file a complaint with Lending Tree but if fell on def ears. What a waste of time, but I learned a lot. My next stop is the Nevada Attorney General.

I tried to refinance and cash-out on September 2010. My home value was $475,000 at Chase Home mortgage e-statement value at that time. My mortgage was about $177,000 left. I was trying to loan $245,000.00. When I talked to the loan agent, He said; I can take out more money, but I said "No". So he sent me a Disclosure & Agreement by e-mail. So me and my wife signed the agreement paper and sent by fax next day. And next day, he said, I have to pay an appraisal fee of $400.00, so he can process the loan. So I asked him, what if the loan does not go through. He said then you will get your money back. So I gave him my card numbers.
Around 2-3 days later, I asked for the copy of the appraisal, and he said the home value is lower then what I said. It was about $370.000. They changed the loan amount to $222,000.00 and rewrote Disclosure & agreement, which we did not even sign for (new agreement). And the funny thing was the address on the appraisal was not my address. The appraisal man came and took pictures but, on the appraisal report, the address was not my address and the loan processing fee was about $8,600.00. It was a little too much.
About a month later, I decided, I wanted to only do a refinance, no cash out, because of the fee and everything. At first he said, OK, you can do it, but interest has gone up so I have to do with 4.5% on, 20 years. It was 4.25 before, so I said; OK, let me know how much I have to pay for a month. He called me later and he said, I have to pay an appraisal fee again. So I said, you just told me, I do not have to pay. I can hear giggling on his back ground. And he said; then just pays $200.00, so I said: I do not trust you, so Please gave me my $400.00 back. He said "NO" so, I called the manager a few times about this matter, but the manager said the same thing,"NO". They said; they did not make any mistake, so they will not give my money back. I pointed out that they appraised the wrong house, on their appraisal paper, but they still said "NO”. What can I do?

I'm giving a copy to everyone who reads these complaints on an email that I sent to the rep who I was working with at LT when he finally gave me the big **.
My email said: It's very unfortunate that Lending Tree was so misleading with the initial information I was given by you back in October. Never was it mentioned that I would be charged for an origination fee nor did I ever agree to pay to receive a certain interest rate.
It is now obvious to me that Lending Tree never wanted my business probably due to the fact that I didn't want a cash out nor was I starting all over with a 30 year loan. So it is my understanding that Lending Tree or the financial institution lending me the loan wasn't going to make much $ off of us so they decided to cut us loose with an exorbitant amount of fees and charges that no one in their right mind would pay. Who ever heard of $16,000+ at closing?!?! How ridiculous and what a scam.
What I find most odd is your email stating that rates change daily and you have no control over them and you made it seem as though they have gone up since the initial rate you gave me back in October. Yet on your website it states that the 15 year fixed rate I was inquiring about is even lower than what you quoted me, so pedal your ** elsewhere.
I will put as much effort as I did into this re-financing deal into finding the right organization who I can report Lending Tree as a fraudulent company. Which now as I do some research that I probably should have done in advance, I find tons of complaints about Lending Tree with very similar stories as mine.
Thanks for nothing and for wasting our time!
The reply I got was this:I just got back from vacation yesterday. I was informed you were unhappy with the loan terms. Unfortunately it is out of my hands, this is the best loan we have for you. Rates change daily and we have no control over them, if you still see a benefit in the loan I suggest you set up a signing date before rates get worse. Each time I was told Nikki was advised and would contact me asap. Then finally, after I wrote them that if the loan does not close by Christmas Eve I would cancel out, I got a call from yet another Lending Tree point of contact person Billy *** who went over the new, substantially higher loan rate. I stated that I was told the rate was locked at 4.125 but he said he could not honor it, the rate now was 4.75.
This is Bait and Switch, is it not? Or maybe they are just trying to pad their bottom line with consumer fees while not providing any financing? I advised Haiyen during the initial call that I was not willing to bring any out of pocket money to closing and could only proceed with the loan if that were a possibility. Haiyen assured me that could be done and told me I would need to pay $400 for a home appraisal to lock in my rate.
I was also assured I would receive a copy of the appraisal. I never received a copy of the appraisal but was told the value of my home came in too low even though she was over estimating the payoff of my mortgage by over $12000. I questioned her as to why it would cost me $12000 to refinance and she continuously told me not to worry about the numbers.
After the value came in lower, according to Haiyen, she began changing the terms of the loan and told me I would need to bring $3500-$4000 out of pocket to closing in order to make the loan work and ordered another appraisal. I still have no idea why a second appraisal was ordered and never received a copy or told what that appraisal valued my home at. I was offered a loan with a set rate at 4.25% with no points and $75 a month for PMI for 5 years. All claims which ended up being false. I originally tried to refinance my existing mortgage balance with lending tree. The appraisal came in lower than expected so I was going to streamline my mortgage at my bank instead. The mortgage banker (Eric **) at Lending Tree said he could get me a lower rate than before because the rates decline (4.25%) with no points or additional fees then the original proposal I had with them. He also stated the PMI would be $75 a month and it would automatically discontinue after 5 years.
When I reviewed the disclosure online on 10-15-2010 it showed approximately 1.6% in points ($3518.23) And a PMI of $90 a month for 65 month instead of 60. When I contacted Eric about the points and PMI differences he said it was suppose to be .05 points and that he had made an error on the PMI so it was $15 a month higher. I told him that this did not make me happy but that the number's still worked a little better in my favor. After a couple of days the changes were not updated yet online so when I call the processor (Steve **) on 10/19/10 he told me that the $3518 included the origination fee, which you can obviously see is totally separate on the disclosures.
The actually total origination fees and points were $5412.51 then he told me it must have been a computer glitch. At this point I was beginning to feel I caught them in abate a switch game. I spent a few years out of college working in the finance industry so I understand the GFE's and truth and lending statements. So I began to feel more and more that they were being dishonest. Or just completely incompetent. It was at this point I emailed my feelings to the CEO and several VP's in the company the following message: Hello I would like to report staff at Lending Tree (Eric Barber) for using dishonest tactics when originating my loan. Not sure if there is much you can do, but at least it can be put on file.
My appraisal came in low, which is expected in these times. So I was going to just streamline my loan with my bank instead of using Lending Tree. Eric said he could still help and get me a lower rate. He told me last week the PMI would only be $75 Month for 5 years and he could get me 4.25 instead 4.5 with no additional fees or points. So when I ran the numbers in the long run it seemed to make sense. When I opened the GFE online Friday. It listed the points at 1.6 or $3518 and the PMI at approximately $90 per month for 67 months instead of 60. I worked in finance industry for a few years so I understand exactly what the GFE state. So when I contacted Eric he made a few excuses and then he said it was suppose to say .5% instead 1.6% (Even though he told me 0 on the phone) and he made an error on the PMI.
Though unhappy it still seemed to work out better in the long run so I went along with it. I have emailed and called him several times since Friday and got nothing but excuses. His Processor (Steve **) today even went as far as to tell me that the $3518 included the origination fee, which you can obviously see is totally separate on the GFE. At this point I am probably just going to streamline with my bank. My only reason for drawing attention to this matter is because I believe they are being deceitful, and many people can be taken by this illegitimate business practice.
Customer #4602489A Mr. ** was nice enough to respond a stated the following in his email on 10/19/10.
I've forwarded your message to the appropriate parties. You'll be contacted shortly. I was at work the rest of the day and I missed call from Mr. Billy **.When I returned from work 10/19 I received one from Mr. Billy ** (Eric's Manager) "Hello Mr. Robert, Let me first start by apologizing for the perceived and probable lack of customer service and explanations. I've been able to do some digging on your loan and believe I've found the issues/problems. Desired Resolution: Please let me know when you have a moment to discuss, for I've already tried and left messages on both your home and cell numbers.
Thank you for your time and I look forward to speaking with you shortly. Billy "I received another email from the processor Steve ** stating that the new disclosures were ready. When I went over the disclosures it appeared the PMI was now approximately $112 instead of the $90 or initial $75. I emailed this fact to Mr. Steve who said he would have Eric ** call me. This morning I spoke with Billy ** the manager. He apologized for all the mistakes with the loan. I told him if it wasn't deceit, then it was blatant incompetence on the part of the staff. I told him that as a manager he should use this as a learning experience, but that anytime staff offers a loan rate, PMI, and terms it should be abided by as long as the borrower meets his obligations.
I also told him that I wasted a week of my time now trying to refi with them instead of just streamlining with my bank. It has caused unnecessary stress and the fairest way to fix the problem would be to give me the initial offer at 4.25% for 30yrs with no additional points and $75 a month in PMI. He stated that this was not possible. He stated he could give negative points at -.125 to save costs on my end but the rate would be 4.375% and raise my payment approximately $16. This of course made no sense to me. When I asked about the even higher PMI. He said that Eric "accidentally" put in a loan to value ratio of 85% instead of 87%. So the PMI was even higher now at $112. This even after I asked Eric several times when we first went over the loan terms that the PMI would only be $75 at which point we also agreed that the current LTV was 87% and he sated this would have no effect on the PMI cost. Also be advised that all phone calls claim to be recorded and this could be subpoenaed if any further legal action is brought fourth. Not only could this loan of cost me thousands more then stated over its lifetime, their deceit and/or incompetence could be costing unknowing customers 100's of millions of dollars. Seems like a track record at LT. Anyone know a good class action lawyer. Also file a complaint with the Charlotte NC BBB that is where there home office is http://charlotte.app.bbb.org. To make a long story short I was told several things on the phone that were not reflected in disclosures. Every time I called them on it they either said it was a computer glitch or they made a mistake. To me it was blatant dishonesty. I emailed every VP and even the CEO. One VP got back to me and said he would have some1 call me. One of the managers called me and his way to fix the problem was to take off the points I was told I wasn't being charged in the first place and raise the rate and payment of the loan.

I am stuck with Lending Tree. I can't get my $400.00 back. I started talking to them on 09/27/10. This is one of my email message I sent to Michael ** of Lending Tree:
I have work with your company before in the past. This is my third time coming back. After this experience, I am not coming back! I have originally started this loan with an understanding of paying no point, no appraisal fees, no PMI and going with the HAMP process program. Somehow, this lady named Veronica, got me locked in with a fixed rate, paying points and appraisal fees, which I did not agree too! She would not correct it and kept my $400.00 deposit, stating that she could not give me a correct Good Faith Estimate with the correct figures or my deposit back!
Next thing I know, my application is forwarded to another person, Jessica **, without resolving my questions I have ask a week ago. Also, I received a packet in the mail of my copies of the disclosures of the wrong amounts and a letter stating that my application was incomplete? How can it be incomplete if I have not even started the process!
There were numerous times she stated to call back after 6:00 p.m. and she was not there to answer my questions, stating she has to pick up her kids. If she could of told me that, she would not be in her office that day, I would of not trying to leave a ton of messages expecting for a return phone call. I work during the hours when your company is open. I am at work, so trying to make this whole process work but it is impossible! This whole experience has been a night mare! I have gone through refinance process numerous times in the pass and never, I mean never had this bad of an experience! I will get a hold on my lawyer on this whole painful ordeal on how I was "run through the wash" process without any clarifications or understanding.
Your company will be hearing from Haffar & Associates Law Firm in San Diego, where my lawyer will be contacting you if I don't receive my deposit back in the next few days! I am so upset that I can't spell straight!
I sent that letter to Lending Tree on 10/18/10 regarding to the New Revised Amount. The first quote was $6,600, it went up to $9,000 for closing a week later. This is just the tip of the iceberg! Can someone help me!

On or about 08/9/2010, I applied by phone to Lending Tree for a re-finance of my home loan. I called Justin ** at ** and provided him with the information he requested for the loan. He stated he needed the documentation such as tax, recent 1040s, retirement amount, assets, pay stubs, etc. I sent the documentation as requested. He advised me with the information I provided by phone was pre-approved and they would process the information further upon receipt of the documentation.
On 08/12/10, Justin responded to me via e-mail and stated everything was approved but they would need an appraisal to complete the loan. When we applied we asked for a higher amount so that we could pay off other debt adding it to the home. Justin stated this would be no problem so long as the appraisal came in at around $185,000; otherwise, they would only be able to re-finance the loan for the lower interest rate.
08/16/10, Mr. Justin said the home appraiser would be contacting us for an appointment to see the home. I asked Mr. Justin if the loan was approved and he stated yes. I explained I did not want to spend $400.00 if the loan was not approved. He confirmed loan was going through.I provided the credit card number to pay for appraisal. On 08/18/10, Charles ** stepped in and stated he will now be primary contact for loan. He provided the phone number of ** and provided a closing date of 09/03/10.
Between 08/18/10 and 08/30/10 I had no contact, so I called and left a message and could not get an answer since closing was up-coming on 09/03/10. I never received any response until. On 09/08/10, Charles then requested our insurance declaration page for insurance so they could request change to mortgage policy. We provided that information as well. I responded stating I provided the information in packet. He stated he didn’t have all of the paperwork, so I provided insurance agent name, address and phone number. Charles responded stating information was received. During a phone call with Charles I was told the closing date changed and I would be contacted.
On 09/09/10, Justin stated in an e-mail that the insurance document was processed. On 09/11/10, Justin sent an e-mail stating loan was updated and I could go on to my status but never sent or provided a password to do so.
On 09/26/10, I sent e-mail to Justin asking of status of closing. On 09/27/10, Justin responded via e-mail that the debt to income ratio was too high loan did not go through. I responded to there poor performance in a nasty e-mail requesting refund on the appraisal. Justin responded they will request refund.
On 10/07/10, I requested status of refund and never received a response. On 10/13/10, I called their contact numbers and all are disconnected. Any e-mail sent by me or contacts of Lending Tree are documented in my e-mail folders and can be forwarded. Please advice of any action I may be able to take.During this time my home insurance lapsed because Lending Tree did not conduct the necessary change to keep it active; thus I had to pay higher insurance due to laps of coverage. Nearly $500.00 more in some cases. In addition, I paid $400.00 for an appraisal that I never received a copy of.

We started in June 2010 and finally had to ask for our appraisal which we paid for (appraiser had two bathrooms on our appraisal and we have three full bathrooms). This refinance was "snake bit" from the start and I do not know if the processor has worked for long but she kept dropping the ball. We started out getting approved for a conventional then Brian wanted to restructure to a FHA because the rate was lower. We should have closed in August 2010 but no, so that's why I did not pay my August payment processor and Brian kept saying we may close this afternoon or first of next week and this went on and on.
So finally, we told them to send us the ** appraisal we paid for so we could go to another mortgage to get refinanced because Lending Tree doesn't know their head from their ** and the origination fees are way too much, so we are calling the local head office and file complaint against Lending Tree!

Well, I contacted FHA directly and it isn't even a guideline. So they lied to me and won't approve me for 6 months, yet here I sit, out $400 for a useless appraisal. On our initial conversation, I was asked if I had a second mortgage and I said that I did not know. Cisco said that from what he could tell, there was no other mortgage on the loan. He charged my credit card $600 and after that point, communication was sparse. I kept asking for closing costs but no response. I kept asking for a close date; no response. I was finally told that my loan was approved. Then, as I kept seeking closing costs, Cisco said that there was indeed a second mortgage. He offered no other solution, etc.
I went to the supervisors telling them that I no longer trusted Cisco and wanted a refund as communication was poor and I was told no. I asked for transcripts or copies of recordings and was told no and said that it was used for training only yet they used them to tell me no. I asked for specific procedures to file a complaint to get my $600 returned and no response. I asked for a different account manager but no response.

My appraisal came back with inaccurate information also. Lending Tree took my 600 dollars for the bad appraisal, and said that they could not get mortgage insurance to cover the property. Of course, they did not call to inform me of this until the Friday before my closing date; they had loan paperwork for over 6 weeks. My Realtor sent them more comps & actual facts/figures to them but there has been no resolution. It's awful bad business. I would not recommend doing business with this company!
I canceled our application with them 4 business days before closing day since nothing was resolved. They told me that the appraisal fee is non-refundable. Therefore, I paid $600 for nothing. I asked for a manager to reconsider refunding my $600 under the circumstances but heard nothing back from any manager, just an email that they would cancel my application and that they would not refund any of my money. This is a very poor company & service. I would advise everyone to stay away from this company, we chose them for convenience but convenience it was not.
I ended up having to get a temporary loan from a local vendor, then had to pay double fees because of the short notice they gave me and by doing it this way. Also, I had to pay for a new appraisal as they could not re-use the bad appraisal from Lending Tree. My new local lender could not believe that LT would be able to keep the appraisal fee. Laws must be different in California? Also, the local lender was surprised that LT interest rate was over .5% higher. We thought that the rates were supposed to be better with them since they advertise that over 5 companies compete for your business.

I immediately told him that I still had a bathroom to finish remodeling in my house, before I could pay for the appraisal. He then informed me that I could wait until the bathroom was completed before I pay for the appraisal and stated that he still needed a credit card for a fee of around $6.00 or so for processing fees or something.
Today I logged into my bank account to find out that I have a withdrawal in the amount of $400 pending. I called into their office and spoke with Brian **. He informed me that the money would be refunded back into my account within 7 days. Now I have to wait a week to get my money back, that I needed to use to finish my bathroom and pay some bills.

I had the house appraised 12 months ago for $250,000. Since then, I have put a new central heating and air unit in the house, had an $11,000 deck put around the pool and spent $80,000 on renovating the kitchen. I emailed back that I had no idea where they got these figures, but what they did is completely wrong. I suppose that I have been rooked out of the $400, which hit my bank a day before it was supposed to. I have had to change my bank account to get away from these people. I applied and submitted an application for refinancing after talking with Lending Tree broker Dennis **. He was very insistent that I provide them my credit card to lock in a loan rate. Against my better judgment, I went ahead and did this. Once I reviewed the loan application and terms and reviewed them with my financial adviser, I knew that I was being overcharged with excessive broker fees and other loan origination fees. I immediately sent off an email on the same day that I submitted the application that I wanted to cancel the application.
I then got an email the following business day asking me why and I provided the Lending Tree that I had every right within the legal status of the contract to cancel this within the 3-day grace period provided in the disclosure agreement. I felt the broker was untruthful and realized that I was paying unnecessary fees with their loan application and wanted out, per the legal agreement.
Lending Tree finally quit emailing me, but they went ahead and proceeded to debit my credit card the $600 application fee 3 days later and now, I have to go through the formal dispute process with my financial institution. They had no right to charge my card in the first place according to their agreement and now it's 10 days later and I still have not been credited back the funds.
Don't deal with them, they are crooks and will charge you excessive unnecessary fees for your refinancing and then debit your credit card without reason. If you're looking to refinance, please read about the following government program available. It will save you money and let you know your rights. You do not need to pay PMI even if you do not have 80% equity stake in your home.

We contacted David ** at Lending Tree to discuss getting a first mortgage on a home we own in California that was just appraised for $320,000. We were asking for $160,000 to pay off all of our other debt. The home is fully paid for and in great condition. We just making some phone calls to see what kind of rates and terms we could get. David ** told me he needed $400 from us to process the paperwork. I flat out told him no way in the world we were going to give him $400 and he told me this was simply to lock in the terms and rate if we wanted to proceed with the loan. He informed me the $400 would guarantee our 5.5% APR for 30 years fixed and if we were declined for any reason other than lying on our appointment or the appraisal not meeting the value to secure the loan, we would receive a full refund.
We have great credit scores, have never defaulted or even been late on any loans, we are attempting to pay off $2800 a month in outgoing bills for a new outgoing bill of about $1000 (the mortgage), so there was no way in my mind we could ever be declined for such a no-brainer, intelligent loan like the one we were trying to secure. We told David ** on our first conversation that my wife inherited the home from her father who recently passed away. We told him it didn't make sense for us to sell the property in a down housing market, so we are going to pay off all our debt and wait for the market to rebound a bit before selling the property.
After an entire month of wasting time, he tells us we haven't been on the deed long enough and we are declined due to that. Then, he said because we didn't disclose this fact, he was keeping our $400. What a scam. We told him my wife just inherited the house and everything else he asked in complete honesty. We lost a month and turned our own bank down (temporarily) because of the low 5.5% 30 year fixed quote which they could not match. We are really angry... more at the wasted month than the $400. It is completely apparent these guys are in the business of getting $400 from people and maybe getting them a loan if it can be sold for more profit than the original $400 based on the rate they quote you.
Maybe 5.5% apr 30 year fixed was a little low for them to sell on a second home/investment property loan and they just decided to keep our good faith money...they are crooks. Do not do business with Lending Tree, IMO. These people need to be stopped as soon as possible. They are running a complete scam.

In early April, I contacted Lending Tree to inquire about the rates for refinancing my home loan. I spoke to a woman named Lydia who gave me a good rate with no points and told me that to get things started I would need to give her a credit card and there would be a $400 charge to my card. At that time, I told her that I wanted to go over the information with my husband before agreeing to anything. She indicated that it would be good if I could call back fairly soon because she heard that rates could be going up later that afternoon. I immediately called my husband who told me to go forward with them and I called her back within about 15 or 20 minutes.
When I got back on the phone with Lydia, her voice was hurried and she explained that she was glad I had called right back because she just found out that the rates would be going up and we had 3 minutes to get the credit card information so that I would get the rate she told me. As I was giving her my credit card information, she explained to me that she would have to charge my card $600.
At that time, I hesitated because I felt that the combination of being rushed and the charge being higher than she originally told me felt fishy. She sensed my hesitation and explained that in order for the charge to be $400, she would need a supervisor's approval and there was no time for that as we only had minutes to get it in. If I would agree to the $600 there would be no need for the approval. I reluctantly agreed but didn't feel good about it. At that point, the paperwork process began. Lydia had me fill out some paperwork in order to get an appraisal of our home and the appraisal seemed rushed. The appraiser was calling and e-mailing daily in order to set up a time to get it done.
Allow me to provide some background on my financial picture. My husband and I have good credit. We checked our credit report just prior to this and there were no negative marks on any of the three credit bureaus. We own four investment properties between the two of us and are in partnerships on two other properties. We have received numerous mortgage loans over the years and have never been denied. Our financial statement shows a net worth of $1.9 million. We also were asking for a loan of $205,000 which was the balance of our loan plus about $35,000 to pay off a credit line. The house was appraised at $365,000 which we thought was a good appraisal. So we were only asking for a little more than half the value of the home in a loan. This is when the nightmare began.
I started to deal with someone named Kym who was asking for our paperwork including tax returns, pay stubs, etc. Kym began to indicate that our debt to income ratio was too high. She never reviewed our tax forms completely because she made the determination that we did not qualify long before we even had the opportunity to get her tax returns for a number of the partnerships. I asked her numerous questions about how she was calculating these debts and income which she did not answer. I asked her if she was including depreciation in those figures and she would not give me a straight answer. At one point, she told me that my monthly debts were $5654 and my income was $7139. She told me at the same time that my debts for one partnership per month were over $4,000. This was a partnership in which we never paid a dime out of our personal funds because there was rental income that covered the expenses.
I was totally floored when she then informed me the following day that our debt to income ratio was around 1535%. Yes, one thousand five hundred and thirty five percent and the maximum debt to income ratio they could accept was 45%. I, of course, told her that she was insane and that if we had a debt to income ratio that high, we would be totally broke and bankrupt and would not be enjoying a good credit rating and a net worth that we have. Everything I tried to talk to her about fell on deaf ears. They had already decided that they would not be approving our loan.
And to sum it up, of course, we now have an appraisal that is likely useless and a fee of $600 that we are being told is not refundable. There was no need for an appraisal, and thus the charge for the appraisal, that early in the process. We could have waited until after they reviewed our debts and income. I am furious and I wish I had read the complaints about Lending Tree before ever involving myself with them. I am going to try to dispute the charge to my credit card. Loss of $600 plus hours of my time.

We called Chase to see what kind of rates were available if we refinance our home. Please note this was nothing more than an inquiry to see what we qualified for. They told us that the "Home Loan Center" handles those requests for them. After finally getting called back, it was actually Lending Tree. The rep seemed very nice and helpful. I provided him with our income information and he checked our credit. He then gave me the rate we qualified for, the proposed new monthly payment and all this information that sounded great. Then he said, "I have looked online and your house should appraise for $***,***. So I am going to send you a form and you will need to fill out your credit card information and send it back. It will be charged $400 and we will send an appraiser out to get the process started". At that point, I told him I would get back to him.
I wasn't comfortable sending him my credit card information and our last appraisal didn't cost $400. So I contacted him the next day and told him we wanted him to "close our file", we had changed our mind. From that point on, our rep just wasn't as friendly. The following week, we received a letter from Lending Tree "Statement of Credit Denial, Termination or Change" saying they "regret they cannot approve our loan at this time due to insufficient funds to close". They had already given us our new rate, new monthly payment amount, sent us all the paperwork (none of which did we return), etc. We are the ones who cancelled the request.
My husband's credit score is over 800 and he pays all his credit cards in full every month. The denial said his "balance was too high". My credit cards I have had open 7-17 years and my reason said "length of time accounts have been established". The other interesting thing is I had just had my credit report ran with all three national agencies and knew what my score was. The Lending Tree rep told me it was about 30 points higher than it actually is. Don't trust these people!

Much like many of the other complaints with Lending Tree, they grossly mislead me on the closing costs ($3k vs. $7k), but that appears to be typical. What I would like to add is how they handled my appraisal. I set up an appraisal with one of their approved appraisers and he came in with a number (a little based on my comps, but that certainly isn't my complaint). After spending over 20 days in underwriting, they came back and stated they didn't agree with the appraisal and reduced it by $40K.
I was told that based on their model (something similar to Zillow is my understanding) my house was worth nothing close to what their own appraiser came up with. Of course this means that I now qualified for a greatly decreased loan (although every fee remained the same). How can someone in a completely different state and who has never even seen my house disagree with their approved appraiser? Go with a local company and don't waste your money with these scammers. The best part is they changed our insurance over into their name to collect if something should happen to our home. They never did fix it. We had to. Do not do business with them. Scam.

I contacted Lending Tree about a home refinance. I explained my concern that the appraisal would not match my tax appraisal of $211,000. Lending Tree charged $600 to my credit card and the appraisal did not come in high enough for a loan at $170,000. The problem was, the person I spoke to at Lending Tree told me he had closed 32 loans in Georgia and not one of them had appraised lower than the county tax appraisal. Funny, I am the only one in the State he had closed where the appraisal did not match!
Do not use this company. They will tell you all the right things on the phone and stick it to you once they have your credit card information. I am disputing the $600 charge. The appraisal only cost $350. I have the bill from the appraiser. I am willing to reluctantly pay the $350 but 600? For what? I believe these refinances are a scam on the American public. These companies have stolen millions in fees and stimulus money from the government, all for nothing!

To say that I am unhappy with LendingTree is an understatement. I have never experienced a complete breakdown in a team's ability to do the most basic aspect their job. The first error occurred when our lending consultant Pedro misquoted us an appraisal for the property as $228,000 when it should have been for $250,000. Paperwork was generated, which was signed by ourselves and the sellers. Thankfully our realtor Nicole caught this mistake and new paperwork was generated to reflect the current value. We got an email from Debbi, our loan processor, asking for the documents to be resigned by ourselves and the seller, which we did. After receiving the documents, Debbi asked that the FHA addendum be post dated, but she never clarified the specific date we needed to reference. This caused us to do a new amendment and a third signing between ourselves and the sellers.
We were given an escrow close date of 11/18 and we had the final meeting with the sellers before they moved out of state thinking that everything was on track. Preparations by ourselves have been made to move in on the 26th of November. We gave notice to our apartment complex that we would be out on the first. Our belongings have been packed up, we were prepping the house for paint, and then we get an email from Debbi at 6:30 on a Friday night (while we are in the process of moving).
It was a three-sentence email stating that LendingTree would only give us a loan for $211k based upon the appraisal and asked if arrangements can be made with the sellers to agree to losing $40k on their house. Her email was like many previous emails - no details as far as our options. I equate her emails to going to a doctor’s office and he tells you that you have cancer and then walks out the door - no details, no options, just a lack of consideration that we do not know what this means. There has been no explanation of where this number came from. I pray that she did not give me a misquote of the appraisal because we were misquoted already from Pedro, but at least he admitted to the mistake.
I am livid at the mistakes made by Debbi and the LendingTree team. At this point we are forced to go through another lender and start over again because of my lack of faith LendingTree can do the most basics of their job functions. This switch will cost us weeks of our time, thousands of dollars, an immeasurable amount of stress between ourselves and the selling party. As I had mentioned before, we gave notice to our apartment complex that we would be out on the first, as a result our apartment complex has already leased our place out to new tenants. So it looks like my wife, 1-year-old daughter and I are going to move at the end of the month. The problem is we're not sure where.

We decided to refinance an investment property, had a locked rate with Lending Tree and received GFE from one Stephen **. We went through all the hoops of providing full documentation (which Mr. ** lost the first time - pretty scary stuff) and paid the $600. Long story short - the closing was late and then when I did receive the paperwork just 2 days prior to closing, everything was changed - the rate, the fees, charges, everything. I contacted Stephen's supervisor, Alan **, twice and asked for his intervention but never heard from the guy. At the last minute, they said that their "investor" had changed their criteria but they could probably still do the refinance; however, it was a 43% increase in fees! That's right 43%. Needless to say, I bailed at that point, said that this was usury and they promised to refund my $600. I had Stephen ** put it in writing via an email. After reading these stories of others losing their $600, I am going to file a dispute today with my Visa card company. After all the hassle they put me through, there is no way they will keep my money. I also sent a message to their Customer Relations department but it's probably in the "round file" already.

I locked a rate on Sept. 30, 2009. On Friday, Oct. 23, 2009, I was called to schedule signing on the close for funding payout prior to Oct. 30 expiration. We arranged Monday, Oct. 26th. Abruptly, they called and said they needed to have the appraisal adjusted. We scheduled again (once this came through) for Oct. 29, 2009 to sign. Suddenly, the morning of Oct. 29, I received email of new documents with an increased fixed rate and another substantial increase in fees (all this without my knowledge/awareness or approval). It went from 4.5 fixed with APR, $7,000 in fees to 4.625 with approximately $10,000 in fees! Is this typical and legal? Please help.

I applied for a loan with Lending Tree. About two days later, I got an email from them telling me that they were unable to match me with a lender. So, I called them to ask why they were unable to match me a lender. They were unable to tell me why. At this time, I asked the rep to provide me with letters from all of the lenders that work with them and why they were unable to help me with a loan. The Lending Tree supervisor refused to do this. The law states that if a person is turned down for any reason by a financial company, they must by law tell you why. Lending Tree refused to provide this info.

I applied for a mortgage from Lending Tree and asked them to send me a Good Faith Estimate (GFE). The estimate that I received from Joe ** looked very good at first glance, but was actually much worse compared to all other estimates I obtained. I believe that Joe intentionally misrepresented several facts which became obvious when I confronted him during our phone conversation. For example, as part of closing costs, he did not include any taxes (city, county, or state) and said that those charges are not paid to Lending Tree. That is true, but all other lenders did include those charges (at least estimates) so that we borrowers have a clear picture as to what to expect at closing.
When I told Joe that I was getting much lower rates from several lenders for a specific date, he first told me that was impossible and the quotes that I got from the internet shouldn’t be trusted. When I told him that I also talked to lenders on the phone and they faxed me those rates as part of GFE, he became very rude and just said, “Well, then go with them.” I talked to Joe several times and on every single day I inquired about the rates, but the Lending Tree rates were significantly higher compared to other lenders (on average 0.5 percent). I successfully closed on our new house the other week using a lender I found on the internet and I am glad that we didn’t use Lending Tree.

We were looking to refinance the house at low rates and to reconcile some of our loans. Lending Tree was approached and they set us up with Brendan at Sure Point. We made it very clear that we wanted our Chase loan paid off and the car loans. We were never denied anything. Everything was always fine and in order and taken care of. The closing came and went. Besides extraordinary large closing costs, the car loans were never taken care of. Not only that, but all of a sudden my home insurance is not included in my mortgage (another unexpected expense besides still having the car payments). We were never told about either prior to the closing. We have approached Lending Tree about this. They have not been helpful at all.

I feel I was scammed by Lending Tree. I received an advertising letter from Lending Tree stating I could refinance my home for a 30-year fixed interest rate of 4.35%. I gave Lending Tree a call and talked to someone who stated that his name was Rhey. Rhey stated that the interest rates were climbing, and that he may still be able to get the 4.35% if I qualified but we would need to act fast. I gave Rhey and my wife's and my social security numbers and work history. He asked me what my house was worth, and I said I hadn't a clue. I told him that my neighbor sold his house about a year ago for $540,000, but I was sure that the value had dropped tremendously within the last year. He said no problem, that as part of the loan process, he would send an appraiser out within the next few days to give an accurate appraisal. I told him I would get back to him.
The following day he called me back and told me he pulled my credit reports, and that it was very good. He stated that I should have no problem in lowering my monthly payments by about $300 a month. He also stated that the interest was starting to go up fast and that by tomorrow it would probably increase, unless I locked it in today with a deposit of $600 as a lock agreement that will be refunded in the loan.
After hearing the statement that is printed on the locking disclosure statement that in the event that Lender is not able to close this loan and all of your documentation and information supports and is consistent with the data you provided Lender during the application process, then you will receive a refund of your lock-in fee. I agreed over the phone and was sent a preprinted 30 Day Lock-In Disclosure & Agreement. I had a concern with the statement stating my house was worth $540,000. I called back and stated that I did not believe the numbers were correct on the disclosure. The office manager, Geo, called me back and told me not to worry, that everything was okay and that the appraiser would be out the next business day (Monday) and that the value of the house would be adjusted based on the appraiser's numbers.
The appraiser spent about 5 minutes on a walk around and left. Two days later, I was told that the loan was denied because the house was appraised low. The house value was based on the average of two bank foreclosures within one mile from my house. Lending Tree denied my loan based on appraised value of the home that was less than stated value locking disclosure. I was totally scammed. I bought this house ten years ago when prices were relatively low. The loan to value is low even with the bogus appraisal. Anyone wishing to use my testimony in a class action law suit or needs me to testify in court, please send me an e-mail, and I will be glad to help. This type of rip off needs to be stopped!

On May 6, 2009, I began the process with Home Loan Center, Inc. dba Lending Tree over the phone for a refinance loan. My credit card was charged for the amount of $600.00 as a deposit towards the appraisal fee, to which I was advised by my mortgage broker that any amount over the actual appraisal cost would be refunded to my credit card whether my loan went through or not. Well, my appraisal came in lower than what is actually owed at this time, so the loan didn't go through as planned. I've left numerous messages with the broker that handled my loan process and have received no calls back. I'm very upset and I feel that they've scammed me out of our hard earned money. I really thought that they were a reputable company. But now I know how downright deceiving some companies are and I'll not recommend Lending Tree to anyone. I'm still leaving messages with the broker and I will continue to do so until I get some answers.

They called me and stated that my loan was approved for $5,000, that all I needed was $299 for the first and last payment, and when they received that, they would send me the money to my bank. So, I sent the money by Western Union. I called them and they said they would send me the money. I waited another day. They called and told me they had to stop the check because I was high risk loan and they needed $150 to put that money on savings. So, I sent the money. Next, they called me and they wanted $400 for taxes that I owe to IRS. They told me to send them the money and they would send it to IRS and they would send me the loan to the bank. Until this day, I have not heard from them again. I tried calling them and they won't answer. It has been three weeks as of this date, 9-7-09.

I paid LendingTree $600.00 to lock in my interest rate. When the appraisal on my house came in, it was way under the value of my house. I called my lender several times after LendingTree sent me a letter stating that they had turned down my loan. I called them again, and LendingTree stated that the person who had handled my loan had left company. I was transferred to several different people; no one would take my call. I finally was told today that I would not get my $600.00 back. LendingTree has the worst customer service that I have ever seen. I will never do business with this company and will tell everyone not to trust them. I feel that I was scammed and lied to by LendingTree.
