I submitted a request through Lending Tree to refinance my current mortgage. I have a 5/1 ARM which expires Feb. 2010 and I need to change that soon. From the beginning, I told the loan officer that I don't have available funds for closing costs. Greg ** called me from NBKS to start the application process. From the beginning, the total closing costs he gave me changed on a week to week basis. On the day of closing, 8/7/9, within an hour, it increased again twice. I went from having no closing costs to $3,300.00 to $,3800.00 to $5,800.00, again the last two within an hour on the day of closing. He did not communicate any of these monetary requirements until the last possible moment.

I signed up for a refinance. Lending Tree charged me $600 for a $325.00 appraisal then after the joke of an appraisal came through (way under the value of my home), they denied my loan. Why do I say this? This house up the street is selling for $239,000. My house is way bigger and better in every way and only appraised for $170,000. This is how they make their money scamming people. They give you hope, charge the money up front then deny your loan. An appraisal is just an idea of what your house is actually worth.

I filled out a form 3 years ago and I’m sorry I actually put my phone number and email down. Since then, I have received over 150 calls and they just do not stop. I have tried everything to get them to stop calling but they keep selling my name. Do not give them your info unless you’re ready to cancel your phone service after you do!

I could not complete the closing process because of some very deceptive technique. They were very eager to get my application process. But once they got all the information, they would hurry up trying to close the loan without letting you know all the details. It was a cash-out refinancing. First, they told me that I can just take the cash to pay off another loan without closing it. But when it was time to sign the paper, suddenly there was a piece of paper that I must sign to authorize the closing of my previous loan. Throughout the process, I was the only person who initiated the loan and submitted all the documentation. Then suddenly at the signing process, they asked for my spouse to sign all the paper works along with me. Also, don't trust the appraiser! If you have a trustworthy certified appraiser, they would not let you use that. They sent their own appraiser. After two weeks and multiple requests for my $600.00 deposit, I still don't have it yet.

In April, we applied for a refinance. After appraisal, the numbers worked out better for us to go FHA. Glenn tried to put us into a conventional requiring mortgage insurance even though an FHA loan saved us $5,000 over the life of the loan. I requested an FHA. After three months of now being in their system, it looks like they are either stalling until the interest rates go up, or just dragging me along for the $600. They've stopped answering emails and dodging requests for where we are in the process. This is somewhat disappointing as we obtained our existing mortgage through Lending Tree three years ago with problem. Alas, all good things must end.

Yesterday, I had to cancel a refinance because of what I believe to be deceptive information from Marc ** and Karyn** lying to me about what I was to expect, only to discover the final refinance arrangement was unacceptable. I requested that my deposit of $600 be returned because of a very poor and negligent appraisal of my home that started the events that led to lies from both Marc and Karyn leading me on to get as far as I did, then finally telling me the truth about the loan that I could not accept.
Yes, I do have evidence that demonstrates the appraisal was negligent at best, and that Marc and Karyn were both very interested in assisting me with the refinance in the beginning, only to develop an apathetic attitude and couldn't care less whether I went forward with the loan or not since they already had my deposit, a deposit that they had no intention on returning regardless of the circumstances. Their blatant lies to me to stay with the process so I'd lose the deposit in the end is not only illegal, but unethical at the very least.
There's a lot more to this, and I'm prepared to take this as far as necessary to recover my $600 and find someone else to refinance my home with, who will be honest with all the details and not sucker me into an unacceptable loan and stealing $600 in the process.

I was looking for a very low rate to refinance 1st and 2nd mortgages and sent a request to Lending Tree. The first rep, Gene, contacted me and I advised him that the rates were not low enough at that time and I wanted to stop the process. Three weeks (June 15) later, a rep named Mark called our home and demanded to talk with me. He would not take no for an answer and my husband ended the conversation.
Later that day, Mark sent a nasty e-mail saying that my husband had hung up on him and that we were missing the boat by not accepting his offer. He again demanded that I contact him, which I did not do. Unfortunately, I deleted the e-mail. Today, June 18, I received a notice from our credit monitoring company that a loan company had requested personal information about my husband. Under no circumstance did we authorize Lending Tree to check our credit information. Because of the inquiry, my husband's credit score has lost a few points. He is still in the "Excellent" range but what Lending Tree did was unacceptable.

I paid Lending Tree $600.00 to lock in my interest rate. When the deal to buy the home fell through, I could not get any of the money back. They claimed it was company policy and that I could only get the money credited for a future transaction with them. This was not divulged when I paid them the money. I'm out about $250.00 ($600 less the $350 home appraisal fee) and a lot of my time trying to rectify this information. I am currently trying to get the appraisal information (company name, cost, etc.) so I can pay them directly and dispute the charge on my credit card.

I was refinancing my home so I called LT. They offered me a good rate so I paid the $600 fee to lock in the rate. I was assigned a case manager who was handling my loan. I sent them all of my documents and was told they would contact me with my closing info. I called them after I had not heard from them for about a week and was told that my case manager was no longer with the company and they would assign me a new case manager. At this point, we were almost two weeks into the process and they needed me to re-send all of the paperwork to them. I quickly sent all of the info they needed back to them because it was getting close to the 30-day deadline. By now it was approaching three weeks into the process. I called back to check the status and was told that my second case manager was no longer with the company and was assigned a third case manager who told me, "It is too late to close before the 30-day deadline." I was then told I would have to pay $250 to get an extension. I refused to pay an extra $250 for a problem that was not my fault. I spoke with a couple of supervisors who refused to waive the fee or refund my $600. I went to my local bank refinanced quickly with no problems. I was out $600 because LT had an employee problem.

I applied for a refinancing loan on two houses. They locked in the rate offered (for 90 days). I supplied them all the info they required immediately and gave them $1200 up front. I waited for nearly 5 months. Nothing happened. I decided I had waited long enough. I told them to just give me my money back and forget the deal. The lock-in had expired anyway. I was told I was the cause of the no loan and it was therefore their money. I was told I delayed their moving forward because I was unavailable: they had called me and I had not returned their call. I have an answering recorder on all my phones and there was never a message that I didn't answer right away. I wanted these loans! I'm out $1200 and nearly 5 months.

Sunday afternoon, May 31, 2009, I began to receive phone calls from agents of Lending Tree. They told me that I had filled out a form to ask for a loan. The agents had my name, address, phone #, and also had some inaccurate information that they claimed was my SS#, the amount of money I have in the bank, and my birth date, etc. I have not ever contacted Lending Tree for any purpose and I want these calls to stop.

Lending Tree was going to charge me $600 to lock in a rate. I have never been charged to lock in a rate! My instincts told me this was not right! Never give money upfront for "closing cost"!

My experience with Lending Tree was not at all pleasant and I can guarantee I will never use their services again nor will I recommend them to anyone. First of all, the person I was working with was not upfront with me about all the documentation I would need to provide the lender in order to qualify for the loan. The original checklist that was sent did not include requirements to provide HUD-1 forms on previous loans. This was brought to my attention about a week into the process. I was told that these were required to prove I had never taken any cash out on the house in the three times I had refinanced the second loan (which all three times were to get a better interest rate).
Lending Tree had me running around trying to find this specific form that I was told I had to have or the loan would not go through. I called all three banks and they thought I was crazy. These forms only existed on the original loan on the house. The person I was working with was very adamant that I should have gotten a HUD-1 form each time I refinanced, but that is not the case. This tells me he has no idea what he is talking about. Additionally, when I tried to understand the purpose of all of this, no one could explain it to me. I just kept being told, “It’s a rule.” Well, that’s not good enough and ignoring a customer’s request for information is not acceptable.
There were too many people from Lending Tree calling me. I spoke with four different people regarding my loan. I was working with a customer service person the most. Then someone from the “escrow” department called me telling me I needed to call my bank to have them send a payoff to Lending Tree. I couldn't even understand this guy as he did not speak very clearly. Then I had someone calling me saying she was my loan processor and that I would no longer be working with the customer service rep.
When I started feeling like I needed to cancel this loan because I was losing trust in the company, the supervisor called me and said that the customer service rep was my point of contact throughout the whole process. It was like no one was talking to anyone else, they were just shuffling my paperwork around. I didn't appreciate having so many different people calling me because when I would ask a question about my loan to one person, they didn't know and said I would need to speak to one of the others. It was very confusing and frustrating.
When I had finally had enough with the chasing of the non-existent HUD forms, not answering my questions and the multiple people calling me, I began to distrust the company so I told the loan processor that I would be cancelling the loan and gave her a brief reason for it. She did not care one iota that I was doing that, did not ask me why, did not ask if she could have a supervisor call me, nothing. She said okay, she would cancel it and that was it. I don’t appreciate being blown off. In order to better understand customers, you have to know why they are pulling out and taking their business elsewhere. How else do you improve business practices?
When the supervisor called me, we did have a nice conversation and he apologized for some of the inconveniences that I had experienced. He encouraged me to reconsider the loan. However, he pressured me into making a decision. This was on a Friday and he wanted an answer that day. How do you pressure a customer into making a $200,000 decision in an afternoon? I have other parties involved in my loan process and it just wasn't possible. I did get back with him on Monday and I understand the time constraints, but I didn't appreciate being pressured.
My appraisal came in extremely low but I was told that Lending Tree could still do my loan with some minor adjustments. This was told to me by the supervisor and the customer service rep. However, I received in the mail a Fair Credit Report statement saying that Lending Tree turned me down for the loan since my appraisal came in below the necessary amount. What?! So now Lending Tree is telling bold faced lies! Lending Tree did not turn me down, they were asking me to reconsider following through with the loan. I turned down and cancelled the loan process.
So why is this company lying about the outcome of this process? Why would I trust this company that causes something that should be easy to be so painful in addition to lying about a customer/potential customer? This company cost me $600. Because of their apparent incompetence and lack of organization, it would have been appropriate to refund me the portion of that money that was not used for the appraisal ($250).

I started refinance loan through Lending Tree. Initially stated, the closing cost would be around $6,000. Settlement statement shows closing to be $11,000. A friend just went through similar problem. He was being asked to bring $2,500 to closing on top of the already escalated closing cost.

On 3/13, I called to inquire about the advisability of refinancing at a lower rate. Info was exchanged and a $600 earnest fee was collected through our credit card. They asked about the current home value and I said last appraisal was at $165k. D. ** asked if I thought it might be worth $170k now. I said it might. The new appraisal came in at $160K. After refinancing fees were added, we would have to buy mortgage insurance at $70 p/mo to get the new rate/payment. I felt that if LT had done their homework, they could have seen that even at $170, we would not qualify. The $600 earnest fee hurts us financially and could have been avoided. I contacted D **, J **, and got an email from a T ** saying she would listen to the tapes and contact me. She didn't do so. I called and left a message, as well as an email. No contact. I accessed the Lending Tree consumer site, but no answer. After numerous attempts to talk to someone, I feel that they just want me to go away.

I was working with a friend of mine trying to get a loan and I submitted my info through Lending Tree. It turns out the guy I was sent through saved me over $100 more each month than my friend could. Yeah, the fee was a little bit more, but he went over that with me. Most of the time, if you have good credit, you will get matched up with a good loan officer and good loan in general. I referred 5 people to contact the guy I reached because of Lending Tree.

Lending Tree charged me a deposit of $600 for locking the interest rate. I called them the same day I faxed them the loan application to cancel the application. I could not get a refund of the deposit. No other mortgage company would charge a deposit for locking the interest rate!

I used Lending Tree because they claim when banks compete you win. Well that is just nonsense. They fail to say that Lending Tree requires the broker you finally choose to charge the customer $600 in the closing. So where is the savings? In my case I did a refinance cash out so that I could use the money to help my mother buy a house. I continually let my broker know I needed the money soon for her closing, so when it came time for me to lock in the rate and sent my documents to underwriting, they said it would take 3-4 weeks and I only had 2 weeks left. So they then used a different bank that could process it faster but at a higher interest rate. So in the end I had to pay an extra $1,400 to get the rate they originally promised me. And their closing cost was outrageous. I paid $8,000 closing cost (not including taxes and escrow) for a $138,000 loan. I'll never use Lending Tree again and I hope word gets out how crooked they are.

I wanted to refinance on my home and decided to go through Lending Tree. Bad idea! I put a deposit of $400 down to lock in my rate and also to secure an appraisal of my home. I was never made aware that the deposit was nonrefundable. I was led to believe that the money would be returned if the loan fell through for any reason. I told the agent that I was doing construction on my home at the time and he said that would not be a problem. Then several months later, he called me and told me that the loan cannot be processed because he could not extend the loan period anymore. I asked about the refund of my $400 and he told me that he's going to get the money back to me. That was almost two years ago.
I have been chasing Lending Tree ever since trying to recover my $400. I have been calling them, writing them and even contacted the Better Business Bureau about them. I was wondering if anyone else has experienced the same problem as I have. Also, if anyone is thinking of refinancing their home, do not go through Lending Tree!

I contacted Lending through Continental.com's website to apply for access to a real estate agent, being promised mileage credits for a home I was going to purchase using their referred real estate agent. The agent was contacted, who in turn contacted me. The home was purchased and closed. No miles were ever awarded. Upon follow-up, I was told that I did not request the miles. Not so! Do not do business with Lending Tree!

I have read all these complaints about Lendingtree.com and for once, I am thankful I didn't fall into the trap. I did contact them like the rest of you guys did about refinancing and all I got was some clown from a company (one person office; can you say scam) who wanted to sell me on the idea of a loan modification for a paltry $2500. It took him 4 days to respond on top of that. I didn't realize until now just how much of a low life company LendingTree.com is. I plan to spread the word around to everyone I know NOT to deal with this company. I am sorry for all of you; I have fallen for scams before but this was one I avoided. I don't like that upfront fee of $600 either.

I applied for a personal loan through www.onlinelendingsource.com. I received an email from them saying that my application has been accepted by one of our affiliate lenders. They said they managed to secure an approval for my loan application through their affiliate, The Lending Tree. Barbara ** faxed me over some paperwork to sign and fax back, which I did. She said I had to wire $770 to a person (Rose **) in Canada. This money was insurance on the loan. My wife sent the money as requested. The $5,000 loan was supposed to be wired to our checking account the next business day. That did not happen. I spoke with Barbara again and she said that due to my credit not being so great, I would need to wire an additional $780 for insurance to secure the loan. She said they are an affiliate of The Lending Tree. The fax letterhead has The Lending Tree logo on it.
I called The Lending Tree and was told that this is a scam, and this is not part of The Lending Tree or has anything to do with The Lending Tree. The Lending Tree told me that they have received many complaints about this person and I should make a formal complaint about this person.

Loan fraud! Said they would streamline loan. Then they would send an email saying the new loan was complete at a lower fixed rate. This happened many times, but it's just another lie. They changed the first loan's rate to a higher amount three times after underwriting by the lender, Countrywide! They kept this lie going for six months with fraudulent emails. Predatory lending is an understatement. I have lost my credit rating, I have short-sold my home six times, and CW is still working on it after nine months. There is no way to describe how I feel over this crime. Put yourself in this position.

In 2005, I was changing careers and accrued several high balances on my credit cards. Since I had a lot of equity in my home, I decided to open a line of credit, pay these accounts, and have a lower interest rate. I've have used lines of credit before and understand how they work, or at least thought I did. Everything went very smoothly. They sent someone to my house to sign all the paperwork, so easy. When I received my first statement, my payment due was about $200 more than I was told it would be. When I called about the amount, I found that the interest rate had jumped to 10 or 11 percent. I can't remember exactly. I thought okay, I knew it was a variable rate. It was then I found out that I had signed a contract that was interest only. I was stunned and sickened. I would never have never knowingly signed that contract anymore than get an ARM mortgage.
After I got off the phone, I got out the paperwork to find exactly where it said anything like that. This was something never discussed or mentioned to me by anyone. I finally found it, even on the front page down at the bottom in very small print Home Equity Line - 25 year interest only. It was between other information such as the loan number, my state and type of loan - refinance.
It was certainly never pointed out to me. He just pointed out my name at the top with the Lending Tree Logo and turned the page. Yesterday, I got out my paperwork to look it over again and it took me 30 minutes to find it again. I had thought I would be selling my home back then and then HOUSING CRASH. So I'm stuck here with two mortgage payments. With the interest rates so low, my line of credit is $350 a month. That's okay but if inflation hits, and it will, I will not be able to keep my home. Just BEWARE of any mortgage company and read carefully what you sign. I thought I had.

I applied for a used auto loan on LendingTree.com. In response, I received nothing but offers from dealerships wanting to make appointments for me to come down and look at vehicles. No interest rates or terms were offered by any of the companies that called and emailed me for days. I also immediately started receiving 40 emails per day offering instant cash, jobs offers, advertisements, personal ads, and other junk mail. I wrote a letter to the customer service department and received no response. I have received more than 300 junk emails in the past seven days. I do not recommend Lending Tree to anyone. It was a waste of time and has ruined my personal email account.

I applied via internet for home refinancing with online application. I got lots of response due to the information received about my current status. The information gave me several options to choose from. I checked out everyone with the BBB before responding to any of them. The LendingTree had the best record with BBB which I chose. Lender Alex ** contacted me by e-mail and phone stating he could get me the best pricing of anyone. Alex e-mailed every day to make sure that I had not signed on with another company.
He called on 1-29-2009 stating that the president had signed the new stimulus bill and rates had already increased from 4.87 to 4.9 and that by the end of the day, it would be in the 5.00 if I did not lock in right away. I asked what I would need to bring to closing out of pocket cash. He told me that everything was included in the closing. I asked about the appraisal fee and he stated everything was included in the loan. He stated that he needed to ask some questions that were for the Federal government.
He asked if I was Latino or other. I stated that I was other, and then he asked again if I was Latino, Black, White or other. I stated that I was black. The next question was if I was a female, then everything changed. I went from having a credit score of 736 to a credit score of 718. He stated that he had to use my Tri-score which was 718 instead of my 736 score. Then he surprised me by saying that I needed to make a $600.00 deposit because some people backed out of the loan and that is their penalty for backing; they get to keep the $600.00.
I spoke Clemens about the situation. He told me he would pass on the info to Alex's supervisor Tim **. Mr. ** called me at work and I was unable to receive the call due to my patience load. I called Mr. ** three different times with voice messages and have not gotten a response. I feel that once my race was revealed than all matters changed. Had I been the right race, then I am sure my credit score would have remained at 736 and no deposit would have been required to maintain this loan. I went to LendingTree’s website about complaints and found 25 pages of similar complaints that other people had about them. I went to the BBB website and they do not have a website for discrimination for companies registered with them.

I am a college student with growing debt. I took out a $5,000 personal loan with Lending Tree to purchase a cash car and pay off my debt. I spoke with Staci ** on 2-2-09. She told me that I needed to sign the paperwork that she faxed me and fax over a copy of my ID, proof of income and bank info. After that was confirmed, she said to go to a MoneyGram and send over $635, I believe, to some address in Canada. After we exchanged confirmation numbers, she assured that the money would be in the account on the 3rd at about 10 o'clock AM.
The next morning it wasn't there. I called back and she told me that the system had been down and that to call back in 30 minutes. She also said that because of the inconvenience, they would send a gift card for some electronics store (I forgot). I gave it about an hour and I called back. No answer. I left a message and about 3 hours later I got a call from a man (I don't remember what his name was, but he sounded like the guy who speaks on the voice over when you call the Lending Tree number). He told me that since it was sent to Canada, it would take about 5-7 business days to clear and make sure there were no money laundering. He said the latest I would get the money would be Monday the 9th.
Well, it's the 9th and I just called 5 times and left 2 messages. Nobody is answering my call and I'm getting really frustrated. If I don't get a call soon, I am contacting my lawyer to sue because this is ridiculous.

I was completing a Lending Tree application on the phone and I gave a lighthearted but sarcastic comment regarding the outrageous pay the CEOs get even after they are low enough to beg for government bailouts. The person I was talking to chuckled, but after a few moments, I realized that someone had disconnected us. I called back to ask for a manager. The person I now talked to said that he simply could not let me talk to a manager. Try as I may, Lending Tree policy disallowed me to speak my piece with a manager.
Lending Tree practices, like those of so many other American businesses' today, are outrageous! I refuse to do business with Lending Tree. And I believe that Lending Tree sucks! And by the way... do not tell me that Lending Tree does not make any money... that it is a free service.

I applied for a mortgage through Lending Tree; one of the offers I received back was from First Commonwealth Mortgage. I ended up using another lender. I have received several phone calls from First Commonwealth, most of which are messages left on my home answering machine. Until today, when I received a call on my cell phone from Timothy ** from First Commonwealth, I quickly explained to him that I refinanced with another company, thanked him and hung up. Later on, I received a threatening email from him.
“For future reference, you do not want to hang up on a company that has your social security numbers and personal information. I have gone ahead and shredded your file, but please take this recommendation seriously. I am sorry that you did not call me back as you promised you would do. I hope you got a good deal under 5%.” The finest compliment I can receive is a referral from my friends and customers.
I think the email in itself speaks volumes. However, I am now extremely nervous that he may use my personal information in a negative way. I think what he has done is extremely unprofessional, unethical and illegal. I would like any advice you could give me in this subject. I feel like now I am going to have to pay for a credit report every three months so I can be sure that my identity hasn't been stolen, as Mr. ** is inferring in his email that it may happen if I hang up on a company that has my information. His supervisor told me that he was going to make sure all my information had been shredded. But I explained to him that in no way was that reassuring me as Mr. ** could have written all my information down and stuck it in his pocket for all I knew. I am very upset and have been since I received this horrible email.

My experience with Lending Tree is laughable. I applied for an auto loan. I checked my credit score first and it was 740, so I thought this process would go smoothly. After three days, I had two responses. One from Carloan.com which read unable to make a customized loan offer, whatever that means. And the other from Road Loans which states it remains in a pending status. Silly me, I called LT to follow up. The bored customer service rep suggested waiting another day for the response to change(?).
She made no offer to follow up. She did try halfheartedly to sell me a home loan refinance or home equity line of credit which, guess what, would mean a lot more fees for all the lenders involved. My son had the same LT experience two years ago, and now I find two co-workers who had little or no response from Lending Tree. I am afraid LT is a shell website, doing nothing with my request except scamming me for personal info. I shopped several local banks plus the dealer financing bank which turns out to be the best deal. Like I said, this wasn't a bad experience, just a largely inept and ineffective one, and a waste of my time.

There are clearly a lot of people who have had some very bad experiences with Lending Tree. I just wanted to report that everything went very smoothly in my case (purchase of new construction). I secured an excellent rate (4.99% in the middle of January 2009). All lenders' fees of the closing costs were disclosed at the time of the rate lock. I made sure to request that those fees were guaranteed, and at closing, they kept their word on them. My loan officer and loan processor were extremely prompt at answering and returning calls. I paid a $400 deposit for my appraisal and at closing, the HUD indicated the appraisal charge was only $300, so with the $400 credit for my deposit on the HUD, I essentially got $100 of it converted to additional money down on the house.
I worked with another mortgage broker who does not do their own underwriting, so even though this company was quick to lock in my rate and take my application, they ultimately failed to convince their outside underwriter to approve it (after spinning their wheels and wasting my time for a couple weeks). With time running out until settlement, I went to Lending Tree and they locked and did all the underwriting in about 1 week. My credit score was very good, but my income was right on the borderline for being able to get this loan without a co-borrower. The loan officer was quite good at working with me and the underwriting department to get assurances that the underwriting department was satisfied with my income and get the loan approved (no small task given how jittery underwriters are at the time I'm writing this). Since they are capable to doing their own underwriting, they are much better at being able to ensure approval by the time they do the lock, they even went the extra mile to work with the title company and builder to get the closing date pushed up earlier than it was scheduled to be.
So in summary, I just wanted to let people out there know that not all experiences with Lending Tree are bad. Maybe it's branch to branch variation (I worked with an Irvine California office for my new construction in New Jersey), or maybe the company has heeded the past complaints against it and is working to be better.

My wife and I have lived in our home for 21 years. Our ARM expires in March and we saw how aggressive Lending Tree was advertising. We own 3 businesses, have credit scores in the 750s, have not missed a payment in 15 years. We were told we were approved. They solicited all of our sensitive financial documents, locked up our credit lines, incurred us costs, took our $ 600 REFUNDABLE deposit, messed up our credit reports and they continue to do this over and over.
Hey, $600 for several phone calls and some faxing isn't a bad income now is it? Way to keep them employed! We are filing complaints with the State of Michigan Attorney General and the Predatory Lending division of the FBI. Boy do I wish I would have Googled this first. Google rules! How about a high profile Class Action Suit? One of you proud Lending Tree casualties has got to be a brazen legal expert. Rise Above...

I contacted Lending Tree for my loan to buy a new house. The officer, Michael **, told me that I will have no problem getting the loan. He asked for $400 to lock in the rate of 5.99% and so I did (3 weeks to closing). Two weeks we talked back and forth for my information. No manager talked to me but only emailed me once to introduce herself. Then in the last week, he - Michael ** is gone, never returned my call or anything. My family was frustrated in the last week. I was stressed in the money ($400) and the time consumed in the process. Lending Tree just took the money I earned from my job.

I applied for a debt consolidation loan through LendingTree.com. Two days later, I was contacted by David ** from Cedarbrook Lending Group who stated he was the Account Executive. He said he reviewed my credit and I was approved for a $5000 loan. He said due to my bankruptcy, I was only eligible for a secured loan which was 6 months of payments ($910) upfront. He faxed me the contract. I had my attorney review it and she said it seemed legit. So I went to MoneyGram and wired the money to Michelle ** in NB Canada.
The loan was to be deposited into my account on 11/3/2008 by 5pm EST. At 2pm EST I was contacted by Stanley ** in Customer Service who told me that the loan was reassessed by the lender and they required another 6 months of payments down, so I sent it. He then promised me that the loan would be deposited into my bank account by 3pm EST on 11/4. At 2pm EST I was contacted by Richard ** who is the Executive Manager who then stated the lender backed out. I asked for a refund of the money because it was my rent money and he told me that I couldn't get my money until their next billing cycle on 11/24. Including the MoneyGram fees they got me for $1848.92. I have tried to call them over 50 times and they just hang up on me.

Well as others have informed you of the dealing with the Lending Tree, this has gone on awhile. In 2002, we went through the same ordeal, out $500, constantly having to fax paperwork to them, which had already been faxed numerous times. My work place verified several times that I had been with the company five years. All was well, lady for company came to our home, we signed all the paperwork for the refinancing of our home. Was told would take up to a week to finalize papers and we were set to receive our loan and extra money for personal items. In the meantime, I became sick and had a minor surgery and was off on sick leave for a week, they called to verify my job once again. Now this had already been done several times. Robin calls our home to inform us that due to my sick leave, they cannot go through with the loan. As soon as I was back at work, we could start the loan process over. Needless to say I tried to explain it was only a week leave and could not afford another $500 to do again. So there was $500 down the drain plus appraisal fee.

In June 2008, I decided to try to explore options of refinancing or consolidating my equity line and mortgage. I had used Lending Tree for an auto loan years before, and had been pleased with the results, so I went to the website and started the application process. I was quickly contacted by Jerad, who reviewed my information and explained some options. He felt that the consolidation of mortgage and equity line would give me the best result (my mortgage rate was low, but my equity line was higher than current market). He then presented three offers from different banks, but I was extremely surprised to find that Lending Tree now offers their own loans. The rates were close to what was on the market, but certainly nothing special.
Of course, the Lending Tree loan (aka HomeLoan Center) was the lowest of the three, and I agreed to lock in with a 600.00 deposit after having the closing costs explained to me. The next day I received the loan documents, and the closing costs were more than double what was originally disclosed. I immediately contacted the broker, who said that the disclosure was just an 'estimate' of what the costs would be, and that some of the costs wouldn't show at closing time. He wouldn't refigure the Good Faith Estimate, and I couldn't trust a verbal 'Don't worry about it'.
I then did what I should have done to begin with. I contacted the Bank that holds both my mortgage and equity line and spoke with them. They recommended not refinancing the low rate mortgage at all, and just changing the equity line to a lower rate. I was able to drop the rate on my equity line 2 points, plus pull some additional money for debt; all without a dime of closing cost. I did lose the 600.00 deposit that Lending Tree refused to return, but consider it a lesson learned.
I also suffered from multiple hits on my credit, I've received literally dozens of mortgage offers via mail and phone. They obviously sell the information as soon as the information hits their database. I think when Lending Tree started financing their own loans, we as consumers lost any true competition from the other lenders. Your personal information is open to all comers, the interest rates are poor, and they don't offer accurate information about the costs of the loans. I will never use them again, and will continue to tell anyone in the market for any kind of loan to stay away from Lending Tree.

I was scammed out of the $600.00 Appraisal Fee. Lending Tree sends a 3rd rate adjuster out and your house does not appraise for what it is actually worth. They appraised my home at $250,000. My house appraised for $275,000 three years before. I even sent them comps in my area as they requested when the appraisal came back $100,000 lower than the actual value. I used another company and there was no question on the value of my home.
Lending Tree is not interested in lending you money, they are interested in their $600.oo fee and that is it. Please do not be swindled out of $600.00. I promise you, it will happen. Lending Tree is a scam. Banks do not compete for your business, they have their own finance company and then they sell the contract off to another lender they use. I called my credit card company and disputed the charge and had it reversed.

But I'm very grateful you were bold enough to make statements to help protect others. Just over three years ago my wife and I built a 480 square foot addition to our home consisting of a 5th bedroom and a home media room. Before signing the loan for the addition our home which is roughly 1600 square feet was appraised for $328,000. We figured that the $80,000 additionl would increase the value quite a bit.
This week we started to consider refinancing and contacted Lending Tree who told us we had to make a payment of $600.00 in order to proceed with the loan process. This would cover the cost of an appraisal and other things as well and would be applied to our total loan. I estimated our home may now be worth close to $350,000+ having 5 bedrooms, 3 bathrooms and a home media room as well. Tom at Lending tree said this all sonded good and gave me estimates of the monthly payments, interest rates and APR which all sounded good.
Two days later an appraiser showed up and walked both inside and outside our home. I made some idle chit-chat with him and discussed what he thought our home was worth. He said it would be difficult to determine since there are very few homes to compare it to in our neighborhood.
Yesterday, we received a call from Tom at Lending Tree who said he had some bad news that our appraisal came in and it was only for $289,000! ($39K less then what it was appraised for just over three years ago without the addition. He then said because the loan to value had dropped that my interest rate junmped and closing costs nearly doubled to almost $9,000 because I was required to purchase mortgage insurance too. Well, this angered me, but what was even more frustrating was that my wife and I found out they only appraised the upstairs of our house or 995 square feet because they said downstairs is basement. A basement? We have two bedrooms, bathroom and a media room that has a sliding glass door out to the backyard! Tom stated that because we live in a split level home that downstairs is a basement. By that analogy then I guess going upstairs to the masterbedroom, kitchen or living room means we are in the attic.
Anyhow, I demanded to speak with a manager who refused to refund me any of my $600.00 and when I asked if I could hire my own appraiser they would not accept it. My wife and I are now out $600.00 and I'm almost certain that my credit is being pulled because as many stories that I've read, I'm receiving calls and emails from other lenders that I have not contacted. I will not do business with Lending Tree ever again and highly recommend that others don't either.
My wife and I have already filed a complaint with the BBB and our state secretary. We are considering also filing a small claims against them as well because of their shady business practice.

I have to concur with a comment made about Lending Tree. I am in the process of shopping for prices and found out that the potential lenders are all checking my credit without my permission. As I speak, my credit score is dropping. Lending Tree should include a disclaimer about the negative impact of shopping around. If it affects my ability to purchase at a good rate, I will sue them.

Had the same dissapointing experience with lending tree that most people did. Took my $600 up front and didn't come through as they say they will. Don't bother using them if you are looking for financing.

We have basically reached the end of our rope. I own a income producing property, plus my husband works and brings in a good income. We aplied for a loan of 175K, which basically with the income from my property in NYC alone we can cover both mortgages, living expenses and not have to work. LendingTree had it's way of finding a problem. We were asured from the begining that because of our excellent credit and income this is going to be smooth, but don't forget to lock this for $600. right that magic number we all heard.
We are now a few days away from closing on this property, and Lending Tree is nickel and diming us over silly issues, showing my child support income, so I did. Than rental survey on my property in NY, never heard of such nonsense. I live now in a highly desirable area, and rents have been and are at it's max, but they don't believe it. We were told that the underwriter aproved the loan BUT we now need 3 month proof of my child support income, the month and half I gave is not enough.
My husband works mostly from home and may have to commute to NYC from CT if necessary, so we were now asked to get a letter from his boss, that the 2 hour commute will not affect his work o pay. Whats next a letter from the gas station that we will fill up there daily and pay for it, or a survey on their prices of gas. This has been a joke, and I have a feeling not only will I loose this home, but also the $600. Be ware, Lending Tree is a SCAM!
May loose the property in question, plus over $1000. in costs of apraisal, etc.

In June of 2008 my boyfriend went to Lending Tree to try and refinance. He was told the cheapest way to go would be through them he just needed to give them a 600 down payment that would be applied back towards the loan. He told them he wasn't sure if the house would appraise at what they were shooting for and was told not to worry! These things have a way of working out and he would be pleasantly surprised.
So he fell for these lies. They came out under appraised the house and on June 24th we received the call so sorry no loan we can't help you but hey thanks for the 600 have a great day. Is there a lawsuit going against them?

I inquired on their website, never went through with anything and they sold my personal information to companies,who looke up my credit report without my permission, my score has dropped by 80 points, I may not get refinanced now, and all my credit cards have raised my interest rate to around 28.99% because my fica score dropped! Interest is killing me, and Lending Tree sent me a letter admitting it, saying sorry about your luck were suing on our own behalf. Iam going to sue them. If nothing else I suggest suing them in small claims court for $5,000. I want more this has hurt my life a lot!

I am finishing my PhD in Europe, and had a contract for a tenure-track position at a state university in the US. Lending Tree said that if I demonstrated evidence of being in a PhD program and a contract, they would give me the loan. I provided the necessary documentation. They knew the whole situation up front. Then, suddenly, they sent an email stating they were canceling the load. I could not get ANYONE to pick up the phone. We put a downpayment equal to 1/3 the value of the house, and had and excellent credit rating. I guess the first person just promised us what they could not fulfill. Beware!
Our loan was delayed (a local bank has agreed to take it up) which means that the rates have gone up costing us a significant amount of money.

They undervalue your home just to scam you out of the supposedly totally refundable $600.00 up front fee then tell you it's not refundable. They appraised my house at 120,000 when it's been appraised by everyone else at 160,000 and up, suing them now!

Applied for a mortgage and during the 11th hour (the day before closing) was informed that different type of documentation was needed. Encouraged me to seek full time employment even if it was not full time. I am a teacher and like most teacher have the summer off, even though I am paid through August. Contact with this person has been almost none existant. She has lied regarding sending documentation to attorny or realtor regarding closing. Closing time has come and gone and still have not heard from Lending Tree.
On the house I wish to buy I have paid for appraisel, inspection, termite inspection, application fee putting me out $2000. Lending Tree has also pulled my credit report, again, lowering my FICO to 619, whereas it started out a 648. With all there inquiries they have gotten the FICO too low to qualify for a mortgage. I have lost the house of my dreams. I feel that the Lending Tree associate has discriminated against me due to sexual orientatiion.

I received emails stating their current issue of employees hacking into personal information and releasing it to unauthorized personnel. The first e-mail mentioned that they would provide ONE free credit report, yet I should monitor my credit due to this for at least 24 months, at my own expense.
The 2nd email now mentions to place a security freeze on my credit with all 3 bureas, explains how to do so, and then says it's also at my own expense. All documentation available. I further read into their FAQ's which state that they only sent these emails to those they thought may be at risk.
Furthermore, I have read articles that inform one that when contacting Lending Tree, despite the numerous times that the calls get disconnected, they do not provide names, email addresses or telephone numbers for any of their legal department. If you ask to have your files removed it is being noted they they refuse to and will ramble of state regulations, but cannot provide any further information. I feel that it is not fair of this business to be aware of a problem that was a result of their own employees and not compensate affected people.
Requires to monitor credit for minimum of 24 months at my expense because of their mistake. Suggests the highest protection is for me to place security freeze on credit, also at my own expense.

After several phone calls with LendingTree, I was confirmed (Transcripts of phone calls are available) that my promotion code was switched to the appropriate promotion code because my loan was not closed or funded. This was quoted by a representative. The switch never took place and customer relations refused to honor the desired promotion even with evidence. Isn't it unlawful to not honor the original terms and agreement when authorizing the loan to be funded?
I lost 10,000 Continental miles (a market value of $250). I could have just canceled the loan and reapplied under the correct promotion before authorizing my equity loan to be funded.

We were looking to Refinance in order to save $75-$100 per month on our current mortgage payments and decided to contact Lendingtree via their website to see what kind of offers we could get. A few minutes later we were contacted by phone from one of their sales persons. He told us that Lendingtree itself had the best loan to offer us, so we proceeded with the application. After running a credit check and a preliminary appraisal check, he assured us that with the numbers he was seeing, that he was confident that that we would definitely be saving $85.00 per month with the new loan . He again assured us that because of our excellent credit and high equity ratio, that we qualified for $217,000 loan 30 yr fixed rate loan at 5.5% with 2.145 discount points. He went on to say , that even if the appraisal came back lower, there would be no problem because everything else looked excellent. The total fees associated with the loan would be appx $3600 for closing costs and 4600 for a total of $8200.00
We were then told that in order to lock in this fantastic rate we would first have to pay $600.00 to Lock-in the rate We were told that the $600 would be credited back to the closing costs after the loan closed. At that time, I made a point of asking the sales person, what if the terms of the loan change and I decide I want to cancel this loan? His response ( which was supposed t be audio taped was If you change your mind the $600.00 will be credited back to your credit card. Like an idiot I agreed without reading the fine print and before I knew it, I had signed an electronic form and the $600.00 was immediately debited from my charge card.
To make a long story short, the appraisal came back $100,000 less than the salesmen himself said it would, which now changed all the terms of the loan completely. Naturally , we protested the validity of the appraisers finding, but Lending tree refused to have it re-evaluated by a 3rd party . As a result, The discount points jumped to 2.5 and The total cost of the loan was now $9800 with an expected monthly saving of only $55.00 a month. At that point I decided to cancel further processing of the loan which was due to close the next day. When I asked for my $600 back, of course they refused, stating that unless the loan was canceled due to their fault, that the $600.00 was not refundable.
The reason I am complaining and want my money back, is that I believe, that indeed, it was their fault. I contend , that they knew all along that the terms of the loan would be grossly different than what they quoted us, but that they stirred us toward it anyway. The salesmen used high pressure boiler room tactics to get us to fork over the $600.00 fee ,when he knew along that the terms of the loan were ridiculous. Who in their right mind would spend $10,000 over the life of the loan to save $55.00 a month.
Company will not refund one penny the so- called $600.00 lock in fee. Quoting that its clear stated in their disclaimer We do not give refunds. As of this time, they refuse to answer the question about weather or not all of the phone conversations being taped. This would prove beyond a doubt,that we were lied to.

I received a letter date April 21, 2008 from Lending Tree. The letter indicated that former employers of Lending Tree may have given my information (name, address, phone number, SSN#, income and employment information) to non-authorized mortgage lenders. The letter suggested that I continually monitor my credit and to obtain a copy of my free annual credit report, which I did.
The problem is that I have no assurance that my information is safe within Lending Tree. I know it is out there and not safe because of the information theft. I called Lending Tree to request that they eliminate my data from their records. I was told by numerous customer service reps that they could not do this. When I asked why, they cited state and federal regulations. When I asked WHICH state and federal regulations prevented this, each staff at Lending Tree told me the did not have access to that information. When I asked who at Lending Tree did have access to that information, I was told to send a letter to their legal department. I asked if that could be expedited via email and was told no. I asked if I could speak to someone in the legal department and was told that nobody can call the legal department. I persisted with getting answers to my question and was subsequently hung up on three times, twice by a manager.
I then pushed for, and obtained the names of two senior level employees, have left messages and have heard nothing back. It is apparent that Lending Tree did not have secure measures in place of safeguarding my information. Upon realizing this, it is apparent that Lending Tree believes that it is only my responsibility for tracking potential damages that may occur to my credit (and at my expense). Finally, it is apparent that Lending Tree will not relinquish my personal information, though requested, for legal reasons they cannot cite.
I have had exceptional credit my entire life. I now run the risk of having my credit record tarnished do to their lack of security processes. I also understand that I must pay (time and money) to continually monitor my credit.

I just wanted to let people know of my Lending Tree troubles. Mid Last year we inquired to lending tree with about wanting a loan. We were in the Market to buy a mobile home.The guy we spoke to couldn't be bothered with only a twenty thousand dollar loan. So we moved on and in febuary bought a mobile home outright. 2 Days ago we received a letter from LENDING Tree at our new address(which by the way we didn't give them) Letting us know about our file being hacked.I was curious as to why we were getting phone calls 3-5 times a week from mortgage company's.
Today May 7th 2008 I called up Lending tree trying to get some info to better protect us. I asked, when did Lending tree find out about the BREACH------would not tell me I asked, who iniated the breach the Mortgage company or the former employees------would not tell me. I then asked to speak to a manager and was passed to someone called NIKITA. Very pleasantly I asked the same questions. I was told that is not our business and to just let it go. I then asked for their lawyers telephone # and she HUNG UP on me. I than called back and asked to speak to NIKITA and was put on hold for about 5 minutes. When NIKITA picked up the line and I asked her to explain why she hung up on me she said this matter does not concern you. When I asked her to give me lending tree's lawyer telephone # she said i can give you an addrress. I said I want the telephone # to the LENDING TREE'S LAWYERS----------SHE SAID NO AND HUNG UP AGAIN.
Guess RUINED CREDIT OF so many People Doesn't MATTER TO lENDING TREE. The fact that ID can be stolen, INQUIRIES will hurt credit and the fact for the next 2 years we have to spend our own money to monitor our credit and that might still not work and could destroy our lives is NOTHING to Lending Tree. Is their anything we the people can do? Their lack of compassion is ASTOUNDING. PLEASE CAN SOMEONE HELP.
Economic Consequence could be catastrophic. Not to mention if our I:D is stolen, someone could commit crimes in our name. My wife was working so hard on building up good credit since she never had any before that all her work is most likely ruined. The not knowing is what worries us the most.

A few months ago I decided to shop around to see if I could get a good deal on a home equity line of credit. I decided to use Lending Tree. I immediately starting getting calls from mortgage companies and I specifically asked them not to run my credit since I had decided to go with my own Bank who gave me a better deal. A few months later I decided to apply for a loan and was shocked when I was turned down. I asked why and was told that I had too many inquiries on my credit report. I pulled my credit and was astonished to find that many inquiries had been made for my credit report and all of them had been from mortgage companies. I called Lending Tree to complain since aside from my bank they were the only ones I had ever contacted.
Lending tree customer service was unapologetic and said that this was basically how their company operated and that I should not be surprised to see inquires. I informed them that a number of companies that were not even on the list sent to me by Lending Tree had made inquiries. They did not care and again reiterated that this is normal. A few weeks ago I got an e-mail from Lending Tree informing me that some employees had stolen my data and that I should monitor my credit.
I called their customer service and indicated that these companies had adversely affected my credit score. All the customer service guy could tell me was to run my credit and monitor to see if any fradulent activities had occurred. I asked is they could at least offer to pay a credit monitoring agency to monitor my credit since it is impossible for me to do so on my own. They said they could not help me at all. I am so upset, my social security all my data was stolen and the company responsible for this is unwilling to even pay for credit monitoring.
I lost the opportunity to obtain a loan since the number of credit inquiries caused my credit score to fall. All my data was stolen and I can be a victim of identity theft because of Lending Tree's breach of security.

I too received the same letter as Michelle (see: Michelle of Conway SC (04/25/08)) from Lending Tree stating that they had several employees release company passwords which gave access to all inquires to LendingTree, which included names, addresses, employment history and soc. sec. numbers to unauthorized brokerage houses. I too, did not retain LendingTree for any of it's services. As I spoke with various individuals at LendingTree, I was basically told to constantly monitor my credit report to ensure that my credit was not being compromised. I am fully aware that this is the new way to commit crime in this century.
However, I was just appalled that LendingTree is taking NO ACCOUNTABILITY in at least offering some kind of identity theft credit monitoring service to those that may have been effected due to their negligence in having some kind of identity theft implementation program in place. Due to their negligence, I now have to spend countless hours monitoring my credit report and contacting credit bureaus insisting that they remove any potential inquiries or fraudulent activity off of my credit report. I just don't have time in my day, mainly due to work, to combat against anything such as this. If LendingTree were even remotely interested in showing some level of concern in regards to some remedy in this situation as opposed to placing the responsibility on the consumers to undue what they caused, then I would not be as angered as I am right now. If there is some kind of class action lawsuit of there against this kind of careless activity, please let me know and sign me up!
I am now having to pay to have my credit monitored on a daily basis, as opposed to just ordering my FREE credit reports quarterly. This situation will/is causing: financial loss due to having to pay for a credit monitoring service; potential negative credit report; more lost hours of work time; and numerous hours of worry & stress.

I received a letter from LendingTree today in the mail. I had applied on their internet site in January 2006 and never completed any transaction with this firm, instead finding an alternate re-finance company.
The company I went with informed me that my credit was pulled 42 times in a 3 week period, did I know why that happened. I informed them that I had applied to LendingTree a month before. I was very concerned at the time, as this impacted my credit scores.
The letter I received today informed me that several employees released company passwords which gave access to all inquires to LendingTree, which included names, addresses, employment history and SOCIAL SECURITY numbers to unauthorized brokerage houses. This certainly explains the 42 hits on my credit report.
My phone call to LendingTree this afternoon was quite frustrating as all the personnel ( Lisa, supervisor & Noel, customer service ) could suggest to me was to contact each credit bureau and Tell Them to REMOVE the 42 credit inquires against my report. I further asked them if LendingTree had informed the credit bureaus of their lack of employee supervision to assist consumers affected by this breach of their security process. I was advised that they were not responsible for any activity on consumers credit reports and felt no need to intercede on consumers behalf with the credit bureaus. What arrogance! What total lack of professional, ethical behavior! Their company employees have impacted how many consumer credit reports and they have no responsibility?
The letter states that LendingTree has filed suit against 3 brokerage companies involved with the scam, covering their own backs, but leaving an untold number of consumers to deal alone with the credit bureaus. This has to fall under some consumer fraud law. I was looking for assistance from LendingTree in resolving the excessive hits on my credit report and all I got was the brush off.
Has anyone else received this letter? We need to band together and pressure LendingTree to help all the consumers affected by this mess.
I paid a higher interest rate with another lender because my credit score was impacted by the number of inquires in such a short time frame, caused by LendingTree employees.

My husband and I applied for a loan on LendingTree. com and received a call from their rep, Jerad Douglas, to discuss our options. He offered rates with two other lenders that were similar; but as Jerad explained, only through Lending Tree's lender, Home Loan Center, Inc., could they guarantee what the closing costs would be. We agreed, provided a deposit that was necessary to lock in the rate, and began the process. An appraiser came out the next day, and that is where the problems began. They claimed that we had an illegal in-law apartment over our garage and would not fund the loan, nor would they refund our $600 deposit. I informed Jared the in-law apartment was indeed legal and asked what paperwork they required from my town office for their records. They could not tell me what they needed; they just kept giving me the run around. I found my original building permit and occupancy permit from the town and faxed it to Lending Tree. I had to follow up with them several times over the next week, while they told me they had to wait for the appraiser to update the appraisal.
A week later when I called, I was told that the appraiser determined that it was still illegal because the of the kitchen, even though the town ordinances and my permits clearly showed that the space was legal. Now they want me to get another building permit that specifically spells out a kitchen. It is just 3 days short of the deadline to close with the locked in rate, and it looks like we will be out our $600.00 deposit. I have used Lending Tree in the past, BEFORE they had their own loan center, and it worked well. Now it seems they are looking to scam people out of fast money and they don't really want to refinance loans.
We are out our $600.00 deposit and the time and effort to get this done.

I closed on a house on December 18, 2007. I was promised a $1275.00 Costco card from Lending Tree.
I sent in the required documents and they said it would be 2-3 weeks to receive the incentive. After talking to 4 customer service reps, I was told numerous times that my paperwork was being processed, one time that they signed me up for the wrong incentive, another time that there system was down and finally that there was a problem with there system and they didn't know when I would get the incentive.

I purchased my mobile home 10yrs ago and used Lending Tree for the loan Of 23,000.00 afterwhich I did not like how they handled it switched to another leader of which Lending Tree bought out.
Just as of late contacted Lending Tree to payoff the loan. Consumer Service would not give me the information over the phone. So, I wrote a letter. The response floored me as I have made all my payments and in some months paid double and even triple payments. But, the response was that the payoff would be 20,000.00 plus 1000.00 for closing account.
How can these be..after 10yrs how could I still owe 20,000.00????

I am closing escrow with an FHA loan through Lending Tree in two days. Using Lending Tree was one of the worst decisions I've ever made. For starters, my husband and I applied for loans with several companies, with Countrywide giving us the best GFE. Lending Tree told me they could meet or beat the Countrywide rate, beat the APR%, and not only beat the fees, but give me $700+ cash back at closing. Lending Tree, which now funds their own loans (so much for when banks compete, you win), makes sure to quote you a better rate than the other banks, but then springs a higher rate/fees on you once you're so far into the process you can't turn back. They used high pressure sales tactics to get me to give them the $400 for an appraisal. Once that was paid, they supplied me with a GFE (good faith estimate) that didn't match what they verbally told me on the phone. Not only were LT's fees MUCH higher than what we had been quoted by Countrywide, but the APR% was higher (not lower, as they had promised). All in all, with Lending Tree the down payment was higher, the amount financed was higher, and therefore our monthly payment was higher.
On top of that, their incompetence is amazingly high at LT. I've had two previous FHA loans, and I know what documentation is required. I sent all required docs at least 30-45 days before the loan was to close, but they'd turn around and ask me for stuff I already sent them two weeks down the road. Supposedly, they sent my loan to underwriting THREE times, and I don't have any issues that need explaining. My credit is good, I have the 3% down in the bank, and good job history. Also, rates were at 6.0% when I applied, and I asked how long till we should lock the rate. LT's rep told me that the Fed was going to drop interest rates, and we should see if that would have an impact on mortgage rates. Apparently it did, and they told us our rate dropped to 5.875%. I then asked LT to lock the rate in an email, and they refused, telling me some line about how FHA doesn't allow them to lock the rate until closing.
I sent them several emails asking them to lock the rate, and asking them to fix the supposed good faith estimate. They asked me to contact them via phone, and refused to give me anything in writing or email. This is the 4th house I've bought, with a handful of refi's, and I swear this is the most stressful experience I've ever had. After 6 weeks of misery, we now found out that our rate went up to 6.375%, surprise surprise. About 1-2 weeks ago, I started trying to find another loan, but it was too late at that point. Apparently, it's very difficult to transfer an FHA loan application # once one has been created. I would not recommend Lending Tree to my worst enemy. Please stay clear of them when shopping for a home loan!

I was shopping around to refinance my home, I was told at the time I put the application in that I would recieve a home depot gift card for refinancing with one of Lending trees finance companies, I spoke with someone on the online chat program on there at the time I put the application in and he/she said that I should recieve a $500 gift card based on the info I was giving as to the price of my home etc.
I finally finished up with one of there lenders and today I got throught to them to ask about my gift card and now they state that is only for people who use there realtors come on who uses a realtor to refinance??? you dont. She is saying that noone ever told me this and pretty much is calling me a lier, so they offer this insentive and then do not follow through with it, it was a scam and not only did atleast 40 different companies call and harrass me through using there site but they did not give me the gift card either.

I was ONLY inquiring about current mortgage rates on line. I filled out some info and decided that it was too much just for a rate. I thought I had backed out of the site and deleted it.
Lending Tree sold my information without my consent to many mortgage a/o lending groups. I have had over 30 calls trying to sell me a loan.

I was told by Mark that I could put a totally refundable deposit down to lock in my rate. I asked if I found a better rate, which I did, would I be fully refunded--and he said of course. I put a $500 deposit on my credit card. When I asked for a refund, he said he would get back to me or that his manager would. I have called many, many times to no avail. I will not give up. They are not going to steal my money just like that, right in my face. I have seen that there are many others who have suffered a similar fate, and Lending Tree will keep on doing this until they suffer some damage to their bottom line.
I'm out $500 plus interest on my credit card that I desperately need. I'm unemployed, and this has just added to my increasing debt.

I visited the website, started the process of filling out the forms but when I got to the LAST page, and read the terms and conditions, I did not agree with them, so I attempted to back out my information. I never clicked agree on the terms and conditions and never submitted the information. Yet they kept all of my information. I got a call early Sunday morning. I told the person I did not sign up with lending tree and I wanted to have my information removed. He refused. I spoke with a very polite manager, who also refused. I asked to speak to someone with enough authority to remove my information. I received a call two days later from Robin Chandler, who refused to remove my information and said that by filling out any information on their website they had a right to keep my information and report it to other agencies as they deem fit. If my ID gets ripped off, it's because of lendingtree.com.
I've complained to our state attorney general's office, and plan to make additional complaints with any and every legal entity I can find. Their site is misleading, it says nothing about keeping your information if you don't accept their terms, and they don't honor their do not call list. I've been on it for a while and keep getting calls and emails, despite unsubscribing. The bottom line is, the Internet is not safe and I should never have given out my information over it. I will never go through any banking process without sitting down in person with a live person!

DO NOT DEAL WITH THIS COMPANY. I feel like $600.00 was blatantly stolen from me. Got to the appraisal process of a refinance package and appraisal came back very low. I had a previous appraisal done for another lender, sent it to Lending Tree, but they refused to consider it. The appraisal that Lending Tree issued shows no increase in equity from the purchase of the home 4 years ago.
They refuse to refund the $600.00 rate lock fee that was charged. They expect me to re-apply in 6 months in the expectation that home values will rise to a point that the process can be completed. Unbelievable.

I have never been given such a run around as I have experienced with Lending Tree. They are lacking in knowledge and operating a poor site. I am totally disappointed with the service I received and will never recommend them to any sane person. They are misleading and in my opinion fradulent.

This company has to be the worst loan experience I have dealt with yet. I have felt myself falling into the same old hook and sink. Lending Tree will tell you about all the great things that they can do for you and after receiving all the information about the property, due taxes and recent sales within the community, they told me that my appraisal should not be a problem. Then the appraiser spent only a whole 5 minutes in and out of my residence. This individual took about 6 pictures of my property and then left. My appraisal was so low balled by the company that they said they had to use sales from over 2 miles away, in the ghetto nevertheless. Let's compare some apples to rotten oranges. Now Lending Tree wants me to gather previous appraisals from various residents who have refinanced with other lenders who had no problems with their appraisals. Imagine me doing all the foot work? What am I paying closing cost for? And all the other fees? They had the audacity to tell me since this was a FHA loan that my appraisal would be significantly different. I see my property is valued upon the type of loan they chose for me. A nickel is worth a penny if you are FHA, but yet a dime if you choose another program. $200,000 is $200,000! Well, they took me for the $400.00. Monica Hernandez assured me about the security and smooth process of my loan. Wrong! Then I was transferred to another who had no clue about what was going on and totally ruined the remaining process. It was Katie Heran. Down right clueless! I am not writing this because of my measly $400.00 loss, but maybe to save others from making the same mistake I made.

My husband and I were refered to Lending Tree by friends of ours. They had a good experience as they said, and a quick closure with no problems.
I filed for a prequalification online and it was only a few min later that Mr. Parker contacted me via telephone.
Initially I was very impressed with the quick responses, what seemed like descriptive answers to all my questions.
We were told that the loan process would be easy that Frederick would be doing all of the "leg" work for us to make the process as easy as possible.
I just had to submit some simple, routine documents. I did so. Then came the news that in order to lock in our rate I needed to pay $600.00. I did so believing this would be credited to our closing costs. Then from there our file was sent on to a lady named Sonia Chin.
This was the person who would collect the remainder of our information needed for the underwriters. Sonia not only poorly communicated with us, but when doing so was rude and abrassive. She also was pestering our realtor despite our realtor explaining to her that information Sonia was requesting was not yet available. Our realtor described her to us as "stalker".
I then recieved a phone call from Sonia after sending her an e mail asking what was going on and where we stood in the loan process...It was during that phone conversation that Sonia informed me we had to come up with $5500.00 additional in order to complete the loan process as we did not qualify for a 100% loan as we were originally assured by Frederick we did!
In the same phone conversation Sonia informed me she needed an updated copy of our bank statement showing we have nearly ten grand for both our down payment and full closing costs. Our home inspections were not yet completed and she was also demanding I purchase a home insurance policy and provide them with contact information immediatley.
I informed her that I would do no such thing prior to inspections being completed. I further informed her that to come up with the ten grand they were asking I would have to take a withdrawl from my husbands retirement fund which was not an ideal situation for us nor one I was sure I wanted to do. She again was rude, abrassive and pushy.
I decided to seek out advice from local lenders. To my dismay I found out that in no way should I have paid them $600.00 to lock in a rate. Furthermore, the breach of contract on their part by changing our loan terms after the fact, should entitle us to a return of our lock in fee. Now that I am demanding back my fee, I can not get an e mail response and am given the run around when on the phone. I keep hearing "let me look into it and get back with you"
Which never has happened.
Lending Tree's practice is unethical, decieving and down right wrong.
I believe they are taking more people for these $600.00 lock in fees than any of us can imagine and pulling the same shady scam.

I had a prior good experience with Lending Tree so I went to them for financing on a new house. As described by several others, they applied high pressure to me to sign a "lock agreement" for $600 which is basically a non-refundable deposit towards closing that has no basis in any real fees.
In the rush of numbers and the application, I was unable to discern the actual total fees of closing until five days later when I got their GFE statement and realized they were way over-priced. When I complained, i got a major run around about the other broker I was considering being unethical (ha) and that there were terms that were the issue.
Eventually they came back with an offer to try to match, but way late and after a lot of frustration. Also, Reed clearly implied to me in discussion, that if my house appraised for more than I was paying for it, it would reduce the downpayment I had to make to get 80% LTV which is complete nonsense as industry practice never allows that.
They sweet talk you and press you non-stop, as they are on commission and the goal is always to get a deposit from you and get you locked into their process so you have no way out.......highly deceitful and on the edge of illegal. Doubt I will have much luck fighting them, but I will make the effort where I can.

I called LT while shopping for a home loan. I spoke to mark and he told me in order to lock the very low rate he quoted me, I had to pay $500 up front and it was 100% refundable if I didn't like the terms of the loan.
He then quoted me a higher % rate and I requested my money back. He then told me no problem,, he had to OK it with his supervisor, Joe Mendoza, and I would get a call back. I have left him numerous messages but to no avail. They have just kept $500 for doing nothing

i cd back in june. spoke to rep thersa she locked inrate at 6.5 fixed comb 30 yrs but she avoid from discosing 2nd rate. she side track me by talking a my hometown then i gave her my credit card # for deposit of $400. she email the confirmation disclosure rate w/6.7 and then the 2nd rate of 8.6.
i cd her and adv her that she gave the wrong rates then she sent me the correct rates but i read further on the diclosure that something was NOT right. so, i cd her up to cancel and request refund of my deposit. she refused. then i email her manager steve about this matter. he was NOT supportive and declined refund because i did NOT wish to hear his hard sell to keep the loan process to continue.
he got offended after i cut him off on the sell. i asked him simple question about his last name because i knew he was asian. he became unprofessional by offending me by calling me names "bit me" and had no chose but to curse him out by saying "go to hell" and hung up on him. he then had a co-worker cd me up and threaten me that secuity dept is online too to listen to my conversation because i used the race car against steve the manager. which i did NOT and this person mat?
also was trying to hard sell me as well. i did NOT wish to hear to from him as well so, i told him no thank you and wish my deposit back. refund was denied. so, i wrote the CEO about my complaint, the company complaint dept, BBB, and TN Mortgage Commission.
few days later, i received an letter from BBB that they come not help me. but TN Mortgage Commission did respond by sending The Home Loan an letter of complaint that they needed to respond back to them as well as myself. and then i got call from THL complaint dept and they took my complaint as well, they took up to the VP to review my case and it was overturn that i receive an refund of my deposit. yes, it was ok to get the refund back.
but the three individual were playing games to get an sell. i was harass for no reason. i did not receive any apology from higher up in the company. and i read all the other incidents that happen to other customers that were trying to get an loan. can we do something about this? any lawyers out there?

I applied for a refinance through lending tree and was told I would get the best possible rate and customer service was their commitment. I reluctantly gave them $600 as a downpayment after the mortgage broker called me daily for it. this is when things began to turn bad. 1st, the appriasal came in very low turning my refinance into now a home eqity loan, ok.
Then I was told that everything came up roses and was moving forward and I could begin my remodeling project. Next, this particular mortgage broker decided that my debt to income ratio was to high and that they would only be able to pay off my credit card...not my original goals but ok, but here is the final kicker: They then said they could not lend due to the renovation in progress, you know, the one where I was told it would be just fine to begin construction.
So now, I'm left with a project to pay for out of pocket, not to mention they have not responded to my many phone calls and constant e-mails just looking for someone to talk to me. They have avoided me on purpose and so I called from an uknown number, spoke with someone on a rotating answering call center who advised me that the $600.00 was nonrefundable and the property appraisal was now their property...what do they need with my property appriasal? which, by the way, I was going to use for my own bank.
After reading some of the other horror stories, I guess I should be lucky I'm only out $600. I can only hope they are the next to fall in this sub prime mortgage implosion.

At 6:34 this morning, we received a phone call from Quicken home loans! When I blew up at the early call. I was told that"we need to get a hold of our clients early"! I am NOT a client of Quicken.
What started this was a aborted check on rates with Lending Tree. We had filled out most of the forms but when we reached the credit check authorization we backed out. We are members of Truecredit reports and know that our current score is between 750 and 795 depending on the credit company.
All we wanted to know was the current rates for a new mortgage. Within moments of backing out and NOT SENDING ANY INFORMATION the phone started ringing, between 20 to 30 calls have been received with Quicken leading the pack. When I informed this idiot, I didn't want them checking my credit score, he replied "if you had good credit...you'd want to have everyone know it"!
Guess which company we would never use!!

I entered into a $600 lock-in contract for a re-finance loan that I was told would be better than my current loan payment and rate. They were extremely attentive and helpful until around 5 days AFTER CLOSING.
Then they came back that the taxes were miscalcuated and I would have to come up with $3000 THAT DAY. When I told them I couldn't, they cancelled the loan, telling me verbally they knew that the loan would not be financially viable for me, and would me in a worse monetary sitatuation than my current lender.
After cancelling the loan it took 5 phone calls and messages(I have the dates) to even get someone to get back to me. Then they told me that I would not be able to receive my $600 back because I signed a paper. I am apalled...I signed over 50 pages of closing documents, how could they do that? I will never use them again.

I subscribed to a lead service advertised by Lending Tree.COM AKA Realestate.Com.
The service was suppose to send QUALIFIED LEADS to me for a fee per month. The leads were terrible and I cancelled it immediately. I wrote them, called them, and sent emails.
They CONTINUE to bill my credit card for the monthly fee. So now every month I have to call to dispute the charge. They refuse to stop billing me.

I made an offer on a house. Lending Tree provided me with a preapproval letter. The offer was still pending - nothing was signed by the seller. I never received anything in writing regarding the loan and rates.
I asked for something to be made in writing and was told after they locked in the rate with a security deposit they would send me something in writing. The deposit would not be withdrawn until I reviewed the paperwork and signed and faxed it back.
The paperwork I received was vague and did not include any information. I called the salesman back with questions and he did not return my call. Instead he withdrew $400 from my account without my permission. I am not trying to get my $400 refunded. In addition, an appraiser called the real estate agency asking to do a an appraisal on the property.
Because there was no signed contract, the real estate agency notified me. The person attempting to do the appraisal was from Lending Tree and was acting without any signed paperwork and without my permission.

They promised me a loan, took a $600 Lock In deposit which was refundable (they said) and then told me they could not loan on mobile homes after I told them that this is a manufactured home, no appraiser ever came out to my house,and they are trying to keep my $600, it was just a plain rip off.

I applied for a home equity loan thru Lending tree. I selected a bank and closed my loan. After I completed the process, I discoverd an advertisment that stated I was eligible for free golf equipment based on the loan.
When I contacted Lending Tree I was told that since I didn't mention it during the application process I wasn't eligable. I stated that It wasn't afforded to me during the process and was told that's not their fault. I asked to become eligable for the rebate and was told no.

We were thinking of refinancing. I told the consultant I would only pay the $400 rate hold fee if my husband agreed. They said okay; they would hold off until they heard from him. My husband was not satisfied with the loan, so we decided not to go with it. However, I was charged the $400 anyways.
Since I found out about this, I haven't been able to get ahold of anybody who can give me a straight answer or refund the money. We never even signed any of the paperwork they emailed us, set up an appraiser, or anything. So how can they take our money?

I contacted Lending Tree in an attempt to secure a refinance of a owner financed mortgage. I was upfront with them and informed them that my credit was good and my wifes credit was not the best(foreclosure in the past). They at first emailed me loan information which required a percentage to be put down.
We were looking for a no down loan. I wanted to try and get enough extra to pay off a credit card and after looking at my credit report Mr McCauley had me agreeing to pay off two other loans, provided the appraisal by their appraiser was high enough. Their appraisal came in low and I requested to just do a sraight refinance of my mortgage.
Mr Mcauley said he would see if their Apppraisal review department could increase the amount of the appraisal and could I possibly send him some local MLS numbers to help support overturning the appraisal. Which I did. Based on insurance replacement value and other properties in the area I feel like my property was low balled by Lending Trees appraiser.
I have not been shown the appraisal or been given any other information concerning this attempt to refinance. EVERYTHING would be okay except I was charge, up front, 600.00 for a mortgage loan that I never received. I have not heard from Lending Tree in over a month and we are working with great broker to secure a refinaced loan (without charge).

We contacted Lending Tree based on the fact that they would attempt to get creditors to compete for a lower rate they sent us to there own loan company Home Lending or something like that and sent out the worst appraiser this side of the Mississippi who compared our house value to a house that sold over 30 miles away and in a different town.
Everyone in this area knows that the town she used has nothing going for it with the only real business being a bar where as the town we live in is close to the town where everyone works and is an easy commute so folks can live in a basically rural setting and still get to work easily.
When we had a realtor from Century 21 provide a real CMA they told us it was not appropriate as they sold over 6 months ago (it isn't a gallon of milk where the value would change that much in 6 months) They also took 400.00 up front and refuse to give it back and when I spoke with Noah regarding the crazy appraisal he advised that he had just gotten off the phone with another customer who was fighting the appraised value.

Mine is a minor complaint compared to others. Lending tree matched me with a mortgage compnay to get me a home. This compnay wanted money just to get my "bad" credit report.
According to lending tree they use only companies that do not base you on your credit score and they are for people with bad credit. According to the personI spoke to from lending tree she got a loan for over 100 grand with worse credit than ours. After convincing me to give this company my credit card number to charge me for their services. I was told we had the loan to put the purchase offer in.
When we did this the bank required the actual proof of pre approval as it was a foreclosure home. When we called the compnay they said ooops you were declined and hung up. I called lending tree and told them the man said it was based on our credit they just basically said uh huh well we don;t allow them to base it solely on your credit.
Well they did and I wasn;t even allowed to rate this mortgage compnay on their website. Guess they only allow customers to rate them if they get loans. How fair is that. Lending tree refuses to allow consumers to rate if they are unhappy customers. (they need to send you the rating papers ot fill out and will not.

Ryan Wilbur was a very personable fellow with whom I discussed a potential issue with the refinance of my home, the house next door, in intimate detail on 4/24. I judged him to be sincere when he promised me the following:
1) Because the house next door was left in the middle of an extensive restoration due to a career move, Mr. Wilbur told me that he checked with his supervisor Mr. Massey and received permission to list my property as "rural" so that the comparables could be further away. My home is in an historic district and the neighborhoods surrounding us are not. MS Gray, the representitive who took over my file when Mr wilbur left the company suddenly, tells me that he did not list my property as rural.
2) And MOST important, Mr. Wilbur assured me that if Lending Tree couldn't get $150,000 home value for any reason, I would get my $600. back. For this reason, I gave the deposit.
I think it is relevant to mention here that Mr. Wilbur was so apparently empathic to my financial stress, he told me he volunteered to forfeit his commission to "help me out," a commission I learned from Ms Gray, was a fabrication.
A representative of lending tree lied to me. I entered into this business dealing under the influence of this lie. I have made repeated requests that my allegedly taped conversations with Wilber be examined to prove this. I believe the liability for any money obtained by Lending Tree under these circumstances is Lending Tree's and I have request a refund. To date, I have not recieved a response, nor have they indicated they are looking in to my request to review the tapes of my phone transactions with their representitive. After reading the multiple similar complaints about this company, I do think a class action suit may be in order.

Shilia (Initial Contact) quoted me a 7.375% interest rate for a 30 year fixed mortgage. Everything seemed ok. Next I get a call fom an Eryn who is going to be the so-called processor,who said they needed a $600 deposit to lock in the loan (Which they said was refundable). Relunctantly I gave them the deposit.
I then get a call a day or so later fom Eryn, after I had sent documentation about my present loan, W-2s etc. They indicated I had a $7,000 dollar pre-payment penalty on my present loan. I said I didn't know that, but go ahead and continue processing it. One thing they asked for was documentation (bank statments) which indicate assests.
I said I probably have around $2500 in the bank. I did not initially send that documentation. I get another call, Eryn said she received all the other documentation and didn't think she needed the asseset documentation, but now, my $152,000 mortgage is going to be a $167,000 mortgage (pre-payment penalty). I said (relunctantly) alright.
I get another call, now the mortgage is going to be a $171,000. Explanation: something about taxes or escrow or something, I didn't understand.
Now my mortgage payment is going to be about $30.00 more a month than what I'm paying now.
I still say (relunctantly) alright, after all it's a fixed rate.
Then my wife gets a call (I'm not home from work yet) from Eryn who says: "Oh we do need your assest documentation but now you have to show at least $3000 in assests. I call, she is never at her phone, I left a message for her to call me, no return call.
Today (the next day) I get a message on my machine, it has now gone up to $3500 in assests that I have to show.
I have had it with Lending Tree, I just tried calling Eryn again, and again she is not at her phone, I left another message for her to call me.
I intend to tell them to forget the loan and will ask for my $600 back even though I know they will say no.
This is a typical Bait & Switch scheme. They offer you what seems an attractive mortgage, then try and make it as unattractive so they do not have to give you back your deposit when you say no.
They do not know me very well as I intend to get every red cent back, even if it takes months to do so.

I contacted Lending Tree and spoke with Mike Shomali. I told him I wanted a refinance loan with no or little out-of-pocket closing costs. He told me I would have to pay a $600 application fee but that this would be credited against closing costs. He also assurred me that there would be little or no out-of-pocket cash.
They sent an appraiser who spent all of 5 minutes looking at the property. The appraisal was VERY low, much lower than any comparable properties in the area but Lending Tree would not appeal the appraisal. As a result, the loan I was "offered" was not sufficient to cover the refi and the closing costs were almost $4,000.
I chose to abandon my $600 rather than my sanity and refused to sign at which point I received an angry, high pressure call from Shomali wanting me to be sure I understand that this was not his fault. Well, Mr. Shomali, yes it was. I felt that Shomali lied to me from the beginning.
I will NEVER do businss with Lending Tree.

My story is similar to others. Lending Tree of course licenses their named to be used by every jack leg mortgage company. They tried the bait and switch. Their "good faith" estimate look very reasonable. However, I was suspicious when the loan processor kept delaying the closing papers. In fact, they delayed up until 1 hour before closing and the closing cost was on 100% off from the good faith estimate. Of course they kept my $400.
For smart people, they keep their $400, for the dumb ones, I guess they sign the loan.

From start to finish, a horrible experience. I was mislead by everyone who handled my case. We went with lending tree because we were promised 5.75% with no points!
I was originally told about $5,000 in closing, ended up paying over $9,000 plus the $600 lock fee! Huge problems at closing ended up costing me an extra $1,000 because they failed to do my paperwork right. They changed stuff at the underwriter that we had been promised and then didn't tell us.
We walked into closing with a different loan amount and closing cost amount and we had no idea! They were totally unprofessional and moronic. When questioned about the changes to the paperwork, my loan advisor kept insisting she had signed it but didn't remember seeing any changes.
We were at closing ready to move in and had no choice but to go through with deal. I plan to complain to ANYONE who will listen! Don't ever do business with them!

Well one of the best ways to describe this company would be the "ol bait and switch" I am sorry I went with this company I should of went with a local broker and had that hand held approach! Lending Tree made changes every week in regards to the closing that ultimately cost me more money.
The most intersting thing is that I am still waiting for over $5000 that they overpaid on one of the accounts I wanted paid off and now they are telling me I have to wait!! and the the manager Thomas Hutchinson has done nothing in my opinion to help resolving this.
I would not recommend my worst enemy to do business with this company.

i went through lending tree for a home equity loan. i was given 3 choices and chose home capital. after 2 weeks of paperwork, 450. cash supposedly for an appraisel, i was told that they had close down, shut the doors, with no notice or explanation.
i called my bank and cancelled my debit card and they are helping me try to recover the 450. i called lending tree today and was given the number to another lender, they told me they didnt know about home capital, but were sorry it happened.
i am sick over all the wasted time and feel cheated.

The terms were 669.00 for deffered payments.I money grammed the amount requested to her,she stated that the 5000.00 would be deposited into my account at the close of business day.
When I checked my account there was no money deposited but they took my 669.00.
I called her back and she said that the lender wanted 400.00 more dollars because of my credit status.
I explained that that is not what she said ,she told me that I was already approved for the loan.I new I was scammed and she has not returned anyb of my phone calls.I am in the proccess of trying to get my money back.
Watch out for the lending tree they are a bunch of predators just looking for unsuspecting people like myself.

I spoke with david roh from lending tree today about refinancing my home and after faxing him all my info, I call him to ask when we can go over the offers. He tells he is still waiting on the offers to come back to him. After waiting all day, he finally calls me with a few offers that were appealing.
After we agree on a offer he says that to lock in my rate I would have to give him $600, in which he said would be applied towards the closing costs. Being cautious, I told him I would think about it. At that time he gets very upset saying that I would not find any better deal anywhere. non the less , I told him I would think about it and hung up.
Something else I found very convenient is that he waits till the end of business day to call me back so he can keep me from talking to anyone else and tells me to lock in this rate because rates might go up the next day. Also, I feel very confident that the $600 would have been lost especially after reading some of the other testimonials. Im just glad I didnt give him my credit card number.
Also one other note of interest, the initial offers I recieved were nothing like the real ones he spoke to me about. Very misleading.

My Experience with Lending Tree was positive. What I've learned by reading this is you can't please all people all the time. I got a loan and very competitive rates. I'm pretty mortgage savy and I know that rates and fees go hand and hand.
The 600.00 lock deposit that lending tree took showed up on my final hud as a credit towards the closing cost. I've refinance previously with other direct lenders and borkers and I have never seen my closing cost go down as they did with Lending tree. There was never a 400.00 inital fee. So that commit early on this page I don't think they were dealing with Lending Tree at all.
There communication was prompt and we closed in less than 20 days. Which is pretty quick compared to other lenders who take 30 to sometimes 60 days.

Unfortunately, after stumbling upon some other loan offers on the internet, I learned quickly that I wasn't getting such a great deal. I decided that I would go with another company on 3/2/07 that offered a better interest rate and cheaper closing costs. I requested a refund of my $600 from my loan rep. at Lending Tree on 3/5/07. I also contacted my credit card company to dispute the $600 charge. They sent me a form which I filled out and faxed back to them. As of 4/2/07 I have not received a refund of my money from Lending Tree. Their practices are deceptive, and it appears they've taken quite a few customers for ride on the fraudulent train.

We called for information after receiving an advertisement in the mail regarding mortgage reduction. Spoke to Scott and were told in order to start process, we had to pay $400.00 up front. We were quoted 5.875% + 2 points and an additional $3505.00 in other costs and fees for a total of $9600.00 in settlement charges. We decided to check with our bank and found that we were being overcharged points, the upfront fee was not reasonable and the settlement charges were considered high. We decided to go with our bank and when we called Scott he said he would match our bank's quote with a couple of exceptions.

My wife & I applied through Lending Tree for a mortgage loan. We thought this would be a very reputable site since it is so readily advertised. We were approved for a mortgage loan and proceeded to look for a house. When one was found, we were notified 1 day prior to closing that we would not be issued a loan because it was "felt that we would be a credit risk".
This was determined because unknown to us we had 16 credit checks from the credit bureaus which showed them that we were a poor risk at this time because of "applying for multiple loans". However, we didn't do that, we only click on Lending Tree and then the trouble began. We are now unable to get a loan for at least 3 months until all the "hits" on the credit bureaus have disappeared.
Because of this we will probably loose the house we both really want to make our permanent home. We don't understand how in January something can be so simple and then in March be so devastating, just because of Lending Tree. Yes, we did have some financial problems in early 2006 when I wasn't working full time and we did get behind in our mortgage, but that was overcome in July 2006 when we finally was able to see our house in Tennessee and moved to South Carolina.
That problem didn't make any difference according to our loan officer. We were also told that because of the Wall Street problems in March that they didn't have the funds to lend to us because of the problem they were experiencing and according to the loan officer, she felt that the underwriter was using our past information as a means to avoid funding our loan.
I would like to warn others that clicking on Lending Tree can be detremental to their credit rating.

applied for limted or no doc loan on line. initial email from mr sadian requested the usual info for conventional loan. apparently he did not review the original request and sent canned email. after contacting sadian conversations evolved into the correct documents (business license copy)that i would need to proceed with loan.
i learned from sadian early on that i had a credit score of 768. my concern to sadian was that property values may have declined, that i was formerly a licensed realtor and my home may not appraise for the amount needed. 2 yr old appraisal was 570k.
i reviewed such sites as zillow.com while i was on the phone with sadian and we discussed the appx. appraised values that the online sites were showing, 550k mid range which is loan amt. requeted to pay 533k existing variable rate loan and any penalties unknown at the time.
he also said he had access to a different prgram that they run in house at a cost of 150.00 that he would ask his super to waive. several contacts and conversations took place concerning the value before i would give him a card number for the 400 fee, and the last thing said to me before i would give him my info was he had only seen it 1 other time where the value dropped and that i would be refunded if the value didnt come in where needed.
the point i am getting to is that i was promised a refund of the 400 fee. the appraisal 490k was less than the loan amt asked for, no cash out, so sadian was going to protest in house. that took a week or more. i had a gut feeling there may be a problem getting a refund at this point and that was confirmed when i asked for it. i was directed to the lock agreement that i did sign.
yes my mistake at not completely reading the document that was in the appx. 60+ pages that i printed signed etc at home. when i asked for and was directed to the supervisor, he started by saying that the lock agreement is faithfully read to all applicants on the phone. hogwash. it directly contradicts the conversation we were having at the point of giving him my credit card number and i let him know that. i asked to have the appraisal i paid for sent to me,
the super said i would have it in 5 minutes. also emailed and asked the company 5 times without even a response. sadian also misled the int rate quoted, and i did email him to find out why. this is before the whole appriasal ordeal came to light. i was quoted 6.2 and then the actual rate in docs was 6.875, which was blamed on my misunderstanding.
maybe he misspoke unintentionally, maybe not, but i wrote the figure down when quoted. also, the initial actual application stated income for me at 8k mo., and my wife 2k mo. sadian had me sign income statement for 13k mo. and said he would explain it to me later. i did request sadian and his super and the consumer excellence dept review any taped conversations to show that i was completely honest in my allegations.

Mr. Elliott Edwards, Mortgage Banker of Home Loan Center (Lending Tree) has been working with us to refinance our mortgage loan. To begin the process, we faxed a packet containing our personal financial information. Upon receipt of the packet, Mr. Edwards called us and said that in order to lock in the interest rate of 3.0%, we have to pay upfront $500 which will be applied to the final closing costs. He then proceeded to explain a comprehensive loan package which will cover mortgage and credit cards. Given this exciting news, we authorized $500 to be deducted from our bank account which money was deducted immediately.
Mr. Edwards emailed us a Guaranteed True Cost Offer? which explains that the $500 is for locking the interest rate and will be applied to the closing costs; but this time, the rate changed to 3.875%. We started the loan process around October 2006 and in March 2007 we found out that the original loan that we were promised is not going to go through because the market value for the property is lower than Lending Tree anticipated.
We called to request our documents and $500 back since the loan that we were promised didnt go through by no fault of ours and Mr. Edwards and his Supervisor said that we cannot get our $500 or our documents back.
I filed a complain with the BBB and Lending Tree responded that "Customer Vakalahi entered into a loan agreement with Lending Tree on December 10, 2006." [This is a lie. We have the dates of our faxed documents which is earlier than December 10th.] Lending Tree further stated, "Vakalahi agreed to terms listed on a Lock-In Disclosure & Agreement on December 10, 2006. This agreement states the terms and agreements for the lock deposit.
The terms state that the deposit is non-refundable for a variety of reasons, including a low home appraisal value." [This is a lie. On December 10th, the representative told us on the phone that it will take only 10 days for him to fund our loan.] Lending Tree further stated, "Vakalahi continued to move forward with the loan.
A copy of the signed Lock-In Disclosure & Agreement is on file at Lending Tree and the Better Business Bureau for review. An appraisal was ordered and submitted to Lending Tree by a state licensed and Lending Tree approved appraiser." [No, Lending Tree moved on with our loan because they call the shots when it comes to loans.]
Lending Tree further indicated, "Vakalahi estimated her home value at $510,000. With Vakalahi's estimated value of $510,000 she qualified for a loan at 8.434% interest rate. Once the appraisal was performed, Vakalahi's home was valued at $475,000, thus disqualifying her for the original loan program which was based on a home value of $510,000." [Now, this doesn't make any sense at all. So, we have to pay $500 and then guess how much our home value is? And, if we guess wrong, we lose the $500 ~ that is ridiculous! How does that make any sense? How is that connected to the Lock-in rate agreement?]
So, Lending stated, "At this time Lending Tree will not be issuing a refund of the lock deposit due to the signed contract by Vakalahi, stating she was aware that if the appraisal value was low, a refund would not be granted."
I rebutted by saying that Lending Tree representative pressured us that the deposit is "required" to move the loan forward and it is non-refundable if we change our minds after the loan has been approved, NOT if the appraisal is different. There was no indication that differences in the appraisal would cost us $500.
Representative asked about last appraisal, I gave Countrywide's quote at $505,000 with the understanding that a appraisal is a must and that this quote should not have any bearing on the actual loan or the loan process. The representative asked what was the last appraisal and we gave him the number the Countrywide gave us.
There is an assumption that the appraisal would be the determinant of value. But, how is that right in terms of taking people's money becaue an appraisal was lower. The $500 was charged for a lock in rate, not for guessing what the property value is.
The interest rate we were offered was 3.0% and then changed to 3.875%. We were told that the loan was cancelled by Lending Tree because there was a prepayment penalty that we are not able to pay for, NOT because the value of the property was lower.

Lend Tree.com recommended I use Century 21 Citiwide. I had seen a condo in Swampscott and Steven Petrello accompanied me supposedly representing my interest.
When I offered to make an offer, he suddely became the "buyers agent" and I had/have no one representing me at all.

In July and August of 2006, Ryan pulled my credit report without my permission or knowledge. He had hoped I was going to refinance my equity loan with them. After a disaster the first time, I will never use Lending Tree again. Their underwriters are the most incompetent group I have ever had to deal with.
I've asked Lending Tree - Home Loan Center to remove those 2 fraudulent inquiries but they haven't. I asked First American Corp. to remove them because LT uses their service. They refused. I complained to Lending Tree's home office, got a case number, but that's about it.
The compliance person in the Irvine branch contacted me once and now she ignores me. My follow-up requests for status on this go unanswered.

During the original negotiations with Alex, we were promised a sweetheart deal. The appraisal came in low and we were then told to bring money to closing. When we refused, they restructured the offer with higher interest rates on the second mortgage. After the loan, I was finally given a copy of the appraisal and found the errors listed below.
Now it seems that when I wanted to talk to the broker who sold me the loan, he is stonewalling me. I have been in contact with others in the company that say it is my fault because I did not dispute the appraisal before closing. I was never given the opportunity to see the appraisal. Below is my e-mail detailing the problems that I had with the appraisal after I was finally give a copy.

I have found a couple of problems with the appraisal that probably cost us in the deal. If I could have seen the appraisal, we could have corrected this and gotten the original deal through.
1st problem; the appraisal list 1 1/2 baths. We have 2 and 1/2 baths. The master with a jacuzzi tub and seperate shower.
2nd Problem; We have listed 6 rooms, 4 bedrooms. We have a living room, Fully remodeled eat in kitchen, dining room, sunroom, laundry room and 4 bedrooms. That counts to me as 9 total.
3rd Problem; Although I have not pulled the plot from the court house, the lot size that was used in this appraisal is smaller than the one used in the appraisal that I used when we bought the place.
4th Problem; All of the windows are champion vinyl replacement windows that were changed in the last 6 years. The appraisal has them listed as aluminum frame.
The difference is not big, but probably big enough to crash the original deal. Had I seen this earlier, we could have probably cleared this up. I was shocked when the appraisal came in low. Now that I have seen it, I know why it did. This ended up costing me money and I am not sure what we should do about it.
Please forward this to the powers that be and have someone contact me. This whole process has been bad all the way around.

So far no one has offered what I feel is a valid reason for how badly this was screwed up. I get some noise about how the appraisal has been reviewed and is accurate. The internal documentation of the thing is incorrect.

Consumers Beware-This could happen to you!
Dear Sir or Madam:
The following letter is the true story of what has happened to my family and me. It is of great importance to me to share this with everyone that has ever thought of getting a loan for a mortgage or consolidation loan. In a big way, it is a warning.
In May of 2002 I was informed by the company I had worked for approximately 7 years, StaffMark, that they were had been bought by the Stephens Group of Little Rock Arkansas and all corporate functions were being moved there which is 4 hours away from where we were located in Fayetteville Arkansas. We were also told that they were replacing all of us. There were approximately 130 people that worked at the office in Fayetteville with me, and all were loosing their jobs.
With this in mind my husband and I decided that because the lack of job openings in our city and the fact that we had approximately $17,000 in credit card debt and some equity in our home, it would be in our best interest to find a company that could provide us with a consolidation loan along with refinancing our home to avoid any financial problems that might come with my unemployment.
Because of all the information given on the news and commercials about lower interest rates we knew that this would be something that would work for us.
I had seen lots of commercials on T.V about Lending Tree. Com and went to their web site to see what they had to offer. I filled out the forms and with in minutes I had emails back from 3 different companies as well as phone calls from them.
One of the companies that contacted me was American Home Loans?. A lady named Yvonne Davidson called me and was so kind and understanding. I was honest with her about loosing my job and told her that I would like everything done by July 31, 2002 because that was to be my last day with StaffMark. She said that she understood why this was important and she would do everything she could do to help. So the paperwork was started.
She told me that we needed an appraisal of our home and that we could get a loan for that amount. We paid $350.00 for that appraisal. That appraisal showed our home being valued at $86,000.00. Our home pay off from the previous loan was $68,000.00 but we would have a penalty of $2000.00 for paying it off early. According to the figures that she had given us, we were to get a check for little over $13,000.00 to distribute to our credit card debt the way see saw fit and with no closing costs.
This was very encouraging to us.
July 31rst came and went and I had to be on unemployment for about a month before I could find another job. Throughout this time Yvonne was continually telling us that everything was coming together and that the closing would be soon. Because the unemployment was so much less than what I was receiving while at StaffMark the home finances were getting tighter. I came up with the idea of stopping the automated with drawl of our house payment for the month of September because she said that the funds to pay off the house would be available in the middle of that month.
Through out all this time I stayed in constant contact with Yvonne. In fact, I had almost daily contact with her. I had considered her a friend?. I even knew when her kids were sick, her marital problems and about her financial issues. She even gave me her home phone number so that I could contact her if I had any questions while she was at home with those sick children and her mobil phone if she just was out of the office. Also during this time, I had a gall bladder attack and found out that I needed to have my gall bladder removed quickly.
Yvonne said that it was good timing because we would have the money to pay down the credit cards and be able to pay our percentage of the hospital bills, doctor bills etc, as they came in. Of course, by this time we had received a letter from Douglas R. Lebda, Founder and CEO of Lending Tree, stating Congratulations?, Youre just a few steps away from closing on the refinanced loan thats right for you?. If only they knew.
I trusted that she WAS doing everything she could to help. Finally the day had come. She called and said that since they were in California and we were in Arkansas they would have someone nearer to us do the closing for them. The company that was chosen was Wilson and Associates. Wilson and Associates is based out of Pine Bluff, which is three hours from us.
I received a call from Faye at this company and she asked when would be a good time for us to drive there and sign the papers. I explained to her that taken a day off of work to do this was not a good option for us. She said she would have someone meet us in Fayetteville. We set up and appointment for 4:00 pm on Friday October 25th 2002.
On the day of closing she called me and stated that we were to bring a cashiers check to closing for $771.56. I told her that Yvonne had told us that there would be no closing costs. She told us that there wouldnt be a closing with out the money. Upset with this, I called my husband to tell him about the $771.56 that we needed to close but didnt have. He said, Let me call my mom?.
I started to cry. Call his mom? This is not how this was supposed to be. Of course his mom ran my husband to the bank and got cashiers check for that amount of money and dropped my husband off at the place we were to meet to close. We promised to pay her back after they had sent us our check for $13,000.00, which we were told to be with in a weeks time.
When we arrived at the required place, there was a guy there that we hade never met much less ever spoke with. He said he was there to represent the Wilson and Associates.
As we were looking at the paper work and signing we kept asking this guy where does it tell us about the $13,000.00 for the debt consolidation that we get back?. He stated that it was in there and that sometimes that they write it up this way.
He also told us again that, he and his girlfriend were students and Interns at the University of Arkansas and he was just hired by Wilson and Associates to close this deal. I know that we asked him at least 4 times where it states in the paperwork about this $13,000.00. He told us the same answer every time and said we would receive the money with in about a week.
We were skeptical but I had called Yvonne from my mobil phone and again she assured me that everything was done, as we had needed and requested. I in turn assured my husband. After the closing and relieved to finally get this done and seeing a light at the end of the tunnel, we left with what felt like a weight had been lifted off our shoulders.
The next day, Saturday October 26, 2002 I looked over all the paperwork that we had signed and was very concerned that things werent as we were told. So, first thing on Monday morning, October 28, 2002 I called the closing company and asked about the $13,000.00 and when we would be receiving the check. Faye, at the company said she didnt know what I was talking about. She said there wasnt any money like that to send us.
Stunned, I called Yvonne immediately. She acted shocked. She said that the closing company had totally ******* up the paperwork. I asked that she call the closing company and find out what happened. With in about 20 minutes, Yvonne called me back and said that she had been in touch with Denise Evans at Freemont (actual lender) and that they were stopping the paperwork and are going to get this fixed. She also stated that they were going to redo all the paperwork. I cant tell you how many times Yvonne said that this closing company is so stupid and I cant believe how badly they messed this up?.
A few days later we received two checks, one for $2779.00 to American Agencies and one for $25.00 to MEDCLR. I immediately called Yvonne again. And again, Yvonne stated that she couldnt believe how stupid the closing company was because they were not supposed to disburse money to those companies. She asked that I over night the checks to her and she would get the new paperwork finalized and get us the still awaited $13,000.00. So I did. I paid to have those checks over nighted to her.
By this time it was the second week of November and still assuring us that the lender, Freemont was working on new paperwork, I reminded her that I would be having November credit card bills to pay and I needed that money. The hospital bills were now also going to start coming in the mail. Yet again she told me that Freemont was redoing the paperwork and not to worry about paying November credit card bills because I would have the money by the end of the month and could write checks to pay them off at that time. I told her that it had to be because we were to pay our first payment to Freemont on the first of December.
I asked her about this also. Do I pay the payment even though they are redoing the paperwork?? She said she would call Freemont and tell them that since the paperwork is being redone that the payment will not be sent. We (my husband and I) even tried called Yvonnes boss Craig Tobin to see if he could help push this. He didnt return our calls.
The Thanksgiving Holiday, per Yvonne, slowed the process down and again December started with out any resolution to this issue. Now starts the collection calls from the credit card companies. Every time a company would call I would tell them how we were in the middle of a consolidation loan and I would soon be sending a lump some of money to them. Two weeks before Christmas we received a check for the same amount of the 2 checks sent to us previously and we used that money for to pay some of the debt that we were now behind on. November had not been paid, now December bills are now due. Yes, very little went towards Christmas presents for our boys.
Yvonne then told us because of Christmas and a lot of people taking vacation including Denise Evans (her contact) with Freemont the process had slowed down again. All of the sudden, Yvonne stopped returning my calls. I left several messages for her on her voicemail at work as well as on her cell phone. But, by then her home phone had been disconnected.
So I called another mortgage company here in Fayetteville to see what I should do next. He suggested that I call the Attorney Generals Office in Little Rock. I typed up a very short version of all this called the office and got their fax # and faxed it to that office on January 17 2003. I received a call back from that office from a lady who gave me the number for Arkansas Securities Department.
I called them 501-324-9260 and also faxed the letter to them 501-324-9268. I was connected to a man by the name of Charles Handley that told me that he did think there was something wrong with what had happened to us and he sent a letter to American Home Loans stating that they needed to respond to this complaint with in 15 business days and explain what they were going to do to resolve this. On the night of the 20th I also again called Yvonnes boss Craig Tobin and reached him.
He assured me that he could fix this and he said, Dont worry about Freemont. I work with Freemont on a regular basis and could contact them to stop the collection calls for the loan payment until this has been resolved.? The next night we got a call at home from Craigs assistant, Juan, saying that Craig could no longer help or talk to us because they had received a letter from Arkansas Securities Department and it is now a legal issue. But he did tell my husband and I both when we spoke with Juan from American Home Loans that they were going to buy back the loan and have to pay all late fees, finance fees, and clear up whatever problems this has caused to our credit? and that Yvonne can no longer work loans because of this issue (she had been demoted).
A few days later I called Charles Handley and he stated that there was not enough evidence to show that anyone attempted to stop this loan. They never mentioned any of the phone calls we made. What he received from American Homes Loans was the paperwork we had signed along with them saying that we knew what was going on the whole time.
They stated that we had tax liens against the home, we were not aware of this. We just purchased the home in the beginning of the year 2001. They had stated that we were in arrears by 90 days. Neither true nor possible. In fact, we had our home payment was automatically withdrawn from our banking account and we cancelled the withdraw from the month of August and we closed in October. The only way we were late was waiting for this loan to go through way beyond the time it was promised.
They expected us to be happy with the $2804.00 that they paid? The whole reason we started this was to consolidate all debtors. It did not tell any details that are in this letter but just the fact that they didnt have anything in writing saying that we wanted the loan stopped. They failed to tell about Yvonnes demotion and totally refused to recognize any failure from their company.
At no time did anyone, not Faye from Wilson and Associates not Yvonne from American Homes Loans anyone tell us that we needed to fax the Notice of Cancellation to them. Since I contacted both the closing company (Faye) and the broker (Yvonne), which in turn said that she had contacted Denise Evans from Freemont (lender) with in my 3 days rescission period I took it for granted that I had done what I needed to do.
We have learned from Mary in the compliance office at American Home Loans since then that Freemont never intended to loan us the amount of money that we were told by Yvonne. At no time did Yvonne disclose this to us. We would have never gone through with this if we had known this little bit of information. American Home Loans has refused to admit that they did anything wrong even though they demoted the person that had worked this loan. Why would they demote her if they thought she did nothing wrong?
I called Lending Tree and spoke with them about this. They were shocked to hear about this and said if there is anything that we can do to help?. I have since then called and faxed this letter. There response now is Sorry, to hear what has happened. Hope it works out for you.? They have released any responsibility also. Surprise!
Right after I wrote this letter I made approximately 100 copies. I broke out the phone book and sent a copy of this letter to every attorney that was in there. I have also contacted several attorneys in our area by phone. They say we have a good case but they all want at big money up front to take this case. The fact that because of all of this our home payments have gone up about $160.00 a month and we now have lots of hospital bills to pay and credit card debt has gone up due to the late fees and finance fees.
Over the limits fees are now added to this because of the fees that have compiled in the past few months. All totaled we paid $350.00 for appraisal, $771.55 for closing costs and received a check for $2804.00. Seems to be, we netted $1682.45 in order to raise our house payment $160.00 a month and put ourselves in major debt! But, if you really think about it, we lost the $2000.00 for paying off early, so we are actually are in the minus $317.55.
Were we stupid to believe the words of a person we had worked with for 6 months? Where is the legal help we need in this? Where are our rights? How can people do this to others? Most of all, what do we do now? We pray that if any one out there has the answers to these questions they let us know.
We also hope in our hearts that no other person has to go through this. The mental stress that we have been under for years and are still under is horrible. None of us want to feel that we need to tape every conversation we have just in case the other person wants to hurt us later. None of us want to feel distrust in our hearts. But, unfortunately that is what we are feeling at this time.
I contacted Lending Tree again and spoke with Mark, phone # 704-943-8100 and explained what had happened he asked that I fax him the letter stating what had happened and Lending Tree would help us. I faxed him this letter on May 27, 2004 to 704-943-8109. He responded as the other contact from Lending Tree I am sorry that this has happened to you. Good Luck?.
I even contacted Candice Wallace at Southern Mortgage, which had the loan previous to any of this. She said that this whole experience had made us a total risk to refinance and her company couldnt do it. Funny! She jumped at the chance when we first purchased the home through her company.

I wrote the above letter in February of 2003.
It is now the beginning of 2007 and we are still feeling the pressure of all this. The loan was transferred to Litton Loan Servicing as of June 2003. Needless to say, the loan had started out in arrears so Litton Loan Servicing had a valid excuse to call us continually and harass us about how irresponsible we were. They did set up a repayment plan to allow us to repay the past due amount through a few months. They added money to what was due to each month starting in August of 2003. In November of 2005 we had yet another set back when my husband had extreme internal bleeding and was hospitalized for a week. My husband was not able to work and the company, Mitchell Oil Company that I was working for was sold. I too was out of a job again.
I always kept in contact with Litton Loan Servicing to let them know what was happening but of course they needed their money. We got behind even more on this loan as well as the credit cards that we were supposed to be paying on. To be honest with you, we have had a few credit cards that we had to stop paying in order to pay for cars needed to get back and forth to work.
In May 2006 we had a few people show up at our door step, (we were also receiving mail,) asking to see the house because they had gotten word our home had been put on the auction block at the courthouse in Fayetteville, AR. Needless to say we were shocked and worried.
We would surely loose our home now. I spoke to several people at Litton Loan Servicing about what was going on and they said I needed to speak to Joe Vasquez 800-247-9727 ext 8334. He now had our account. But, I had left him several messages and he finally called me back several days later and asked that I fill out a form to show our financial information, attach an objection letter and show that we wanted to pay back what we owed in payments combined at the end of the note. (Like a car extension).
We had already sent another house payment of $810.00 by this time but, I filled out the form he faxed me, attached the Objection letter and sent it back to him along with a check for $2415.00 on 5-15-06. Again, I left several messages for a few days after that and he refused to call me back.
So I called and I spoke with at their attorneys office in Little Rock Wilson & Associates and was told they needed $2,415.00 in order for us to save our home from the auction block. I told Janet at that office that we had done this (overnighted) a check to Litton Loan Servicing in the amount needed along with the objection letter. I called Joe Vasquez and left yet another message telling him to expect this check.
He didnt call me back and we will still getting visitors and mail asking for about our home. I called the attorneys again on 5-25-26 left message for Janet and again on 5-31-06. I finally spoke with Janet and told her I had sent the check but it didnt stop the auction. She said that she would attempt to call him herself to help me out.
She called him and he told her that the check wasnt a cashiers check so he sent it back to us and there wasnt anything that we could do about the auction. (He never told us that it had to be a cashiers check.) She again said she would speak with him and asked that I call her back on 6-2-06 and she would tell me what he said. I did and asked that she get me the payoff from Litton because Joe Vasquez was not returning my calls.
She said that she would attempt to call him. She also said that she had turned all of our papers over to one of the main attorneys because of lack of response from Joe Vasquez. She said she had scanned the papers into e-mail form so that anyone having to do with case would have access to them. 6-8-06 I attempted to call Joe Vasquez again, left another message.
I called Janet again, she hadnt heard from Joe either and had called and e-mailed him. So I called Litton again myself and spoke with Kathleen Pecha. She gave me the name Olivia Rodricks. Ms Rodricks is Joes supervisor and should be able to help. Yes, had to leave her a message too. I asked her to call me back with our payoff. Ms Rodricks never returned my call either. On 6-8-06 I called Litton and spoke with Denise Baldwin I told her what had been going on for the past couple of week and told her that I needed a payoff amount. She said she would request it for me and told me that we needed $7554.49 by the 12th of the month just to stop the foreclosure and it needed to be sent directly to their attorneys Wilson & Associates.
We then immediately called my husbands parents. We again explained to them what was going on. They called Arvest bank to see what they could do to help. (Again) During those days we received our house payment check of $810.00 back from Litton Loan with a letter dated 6-6-06 stating was not enough to pay full amount due so they will foreclose?.
The representative at Arvest Bank is Sharon Lea. She called Littons attorneys and asked them for the total due to Litton Home Loans. (I too received the pay off from the attorneys, that in itself was a major ordeal just trying to get that) She received the payoff from them of $82,735.74 and immediately over nighted a cashiers check to them to pay off everything that was due. A couple of weeks later we received a check in the mail for $947.95 with a note dated 6-19-06 that stated we over paid them. On or about 7-23-06 we received a check for $366.01 from Litton Loan Servicing for a payoff refund.
In approximately August of 2006 we started receiving phone calls again from several people at Litton Loan Services stating that we still owed them approximately $1,800. We explained that Sharon Lea from Arvest Bank received the payoff amount from Littons attorneys and that they needed to check with them. A lot of times we went into the details of this letter just so they would know what we had been going through for so long.
Of course, it was never the same person twice that called us and there was never any information in the system about what we had spoken about with the last person. And of course it was never the same person when we called them, no matter how much information we got from that person. They hadnt called us since the middle of December so we not sure if they got the information they needed from their attorneys or they are just waiting to strike again.
Strike is right! My husband received a phone call from an A2Z collection agency hired by Litton Loan Servicing to collect the $1,800.00 owed by us. We have yet again, told A2Z the whole ordeal that we have been going through since 2002. She told me to call Daniel Chambers at Litton at 1-800-548-8665 x 8332 about this. My husband has called Mr. Chambers at least 7 times and left messages with home and cell phone numbers to make sure he can reach us every time. I personally have called him also and left a message. He has never called either one of us back.
I called American Home Loans corporate office and explained to them what had happened they transferred me to the branch that all this started from. I spoke with Craig Holiday, he claimed to be one of their attorneys. He said that he knows that this could happen because he has seen it right there in that office. He admitted to me that his company feeds on people just like us. Honest, trusting people. He says that we are not the first in line to complain about this behavior out of his office. His words were take a number and get in line. I dont know if I will even have a job next week. They literally have MILLIONS THEY OWE PEOPLE?.
This whole ordeal? has been a complete nightmare.
I expect that the responsible parties should step up at this time, namely Lending Tree and American Home Loans and help us fix what has happened to us in our lives. We demand the money that we were promised and we expected. We demand that our credit be fixed. I had perfect credit at the time that we signed up for this. We now wish that we would have stayed at Southern Mortgage Company and dealt with the credit cards as we could.
If this is not fixed with in a timely manner we will take every avenue available to us. If we take this to court we will make sure that we will get every dime back that we have paid out, plus what was promised to us originally and what we have lost. I will also send this letter to all News avenues, ABC, NBC, CBS and I will send this to shows such as 20/20 & Primetime and all local news stations. They will love to hear about 2 huge companies praying on the little guy.
There isnt any reason that companies of this size (Lending Tree and American Homes Loans) cant fix this. There also is no reason that you can give me that these mentioned companies can validate what has happened to us or any reason it should happen to anyone.
Everything that I have talked about can be verified through documents that we have in our possession.

I recently reviewed my credit report and discovered I had over 47 New inquiry from mortgage companies. I have to write each company to ask them to remove the inquiry because it was unauthorized, as of today I am still receiving new inquiries even though I rejected all offers and emailed Lending Tree to have them stopped. I decided to go through Appollo Mortgage, we finally was suppose to close 1/12/06. I asked the loan officer to forward a copy of the final documents so I could review them.
When I saw the docs I could have fainted, the guy totally lied to me, I have at least six good faith estimates from him and I don't mind forwarding them to you. I am outraged because he first agreed to lower his origination fees by $300.00 and that is how he drew me. He later decided that he could not do that, I told him I would not do the loan, so he lowered the fees again and sent me a new good faith estimate.
The day of the closing I discovered the fees were raised a thoudsand dollars. I am so angry with the way I have been handled. I told him I am scheduled for surgery on the 19th of January so I wanted to get this done, his first lie was that it could be done before the new year, I explained that I wanted to add the finance charges to my 06 tax.
Well that never happened, and I was still forgiving. I tried to work with him in spite of because I know things happen, but stringing me along for 2 weeks and do this as too much. I emailed the agent and explained to him that I would not do the loan since the cost was not what I'd originally agreed to. The broker responeded by telling me he agreed that the undrewriting fees were higher then most but I would never find anyone that charge origination fees then his. Had I excepted the I would have received one thousand dollar less cash back so I decided not to do the loan.

In September 2006 I was looking for a refinance from a company off the internet and Lending Tree contacted me. I Work with an associate name Steven Singleton for a month thru e-mail(s) or by phone... I meet all that was required of me to do a refinance on my home to close on November 16th 2006..Two day after the appraiser went though I lady name Joyce called me and said she was taking over the paper work from Steven...( Steven became sick )..
I said that was fine as long as we closed on the date of November 16th because if I close and earlier I would be penalized $5000.00 because I was on a ARM that expired November 16th 2006..She said she was not aware of that date to close and she would get all the paper work together so we could close on the 16th of November...LACK of communications.
I contacted Joyce November 15th and she told me no way we could have closed on the 16th and Joyce said she would check on a REFUND I did not hear nothing from no one until I called and suggested my money back and the manager Christine @ EXT 3574 said the reason I would not get my money back was because I did not contact them.
I paid $400.00 for service from them to refinance my home and to close on the 16th of November...The 45 day Lock in agreement EXPIRED 11/17/06 and still not closed or refinanced.. I believe if Lending Tree was up to there needs the should of contacting me by a read receipt e-mail(s) or by phone way before the deadline date.Or a Notary contacting me on November 16th 2006
Also since Lending Tree not meeting up to there expectations I was expecting a FULL refund...I contacted Lending Tree on several occasions and every time I talked with different managers they gave me some excuse that they wasnt going to REFUND my money. Promised a closing cost of 6063.00. When the final day arrived my true closing costs were 8215.00. Repeated calls were made only to find out that they dont feel obligated to include tax amounts in the closing costs even though all other offers i got did. Deceptive practices is how they garner the loans and hope you will put up with the crap.
I gave them their competitors numbers up front and they offered me a better deal and promised to save me a couple thousand dollars on my closing costs. This company needs to be taken to court by everyone who has gotten a loan from them.

Loan has a prepayment penalty of 2%.The loan was serviced by

We had an excellent loan offer from a lender sponsored by my wife's employer. No one could match it, and they told us it was a great deal (Citi, Bofa, Wells, Countrywide.) Lending Tree, however, said they could.
After collecting all of our information, the saleman pressured us for a $600 deposit and promised that he would send the detailed breakdown afterward. Since hearing about several problems from other people about the deposit we asked for someting in writing. He refused and promised us it is refundable.
Pressing him some more, we found that the deposit creates a binding agreement and is only refundable under very strict conditions. We also found out that there were many other costs that would be sent our way in the process of closing the loan. After he refused to give anything in writing we refused to do business.

someone named Amy has applied online for a morgage thru lending tree.com and used my phone number who gives to every morgage broker out there for five month now I recieve a min. of 4 calls a day asking for Amy and when I tell tehm they have the wrong number they insist to have me be sure that I am not "Amy" to go over all the information it is a real pain the phone calls are 7 days a week starting at 8 am even on sundays.
I have three times called lending tree to correct this and 5 months later this is still going on.

It seems unfair that even though I submitted all of the required documents that were requested that something like this should happen. I paid $600. to lock in an interest rate because Terry Russell called me and said that the government was about to raise the interest rates and in order to keep the interest rate that I applied for I would have to pay $600. That money would be used back towards the loan and the appraisal. The interest rate even though I locked in changed 3 times. And each time something else was was required.
First I needed collateral, then because the estimated appraisal did not come in, next proof of ownership free and clear. The loan is not even based on my rental property its a refinance of the home I live in. Each time I complied and still nothing it seems as if this is a scam to weasel out $600.00 from the applicant.
I have never run into so many issues in all my years of purchasing and refinancing property. I need to discuss with you or someone else on reimbursement for this money. Please contact me as soon as possible.
To date I have not received the appraisal on my property.

When setting up my HELOC, I was VERY specific that I wanted a Fixed rate. I was promised it and was also given a maximum payment that my monthly payments would never exceed. Unfortunetly, I did not keep that e-mail. My loan was transfered to Country Wide. In a conversation with them today, I found out my rate is adjustable. When you read what I signed, it is very confusing. The papers are thrown in front of you for you to sign, and you assume that the information is what you agreed upon. It says it is fixed but in small words states it is introductory. The only introductory thing I was advised of was 3 months interest only.

I was asked for $400 to lock in an interest rate, however, when it came time to have my home appraised, an appraiser never came out. I was told that because they did not recognize the type of heating system I had in Arizona, they would not refinance me.
They canceled the refinance, however, they did not give me back the $400 I gave them in good faith. The same day I refinanced through Lower My Bills.com and my home was appraised the next day and within 5 days I signed the paperwork and received my refinance at the same rate Lending Tree offered.

I spoke with David Frisina by phone on 6-01-06 and was told for a fee of $600.00 I could lock-in a home refinance loan that was fixed for 7 years. I gave him my credit card information and Lending Tree was given the $600.00. When I received the lock-in aggreement online, the loan was not the same as the loan I was promised per our phone conversation.
The loan I agreed to verbally on the phone was for 7 years with a fix rate. The Lock-in agreement stated that there is a margin of 2.25% and a cap of 5.0%; this was not part of out phone conversation. I asked that by $600.00 be credited back to my account. David stated per a phone call 2 or 3 days later that he would return the $600.00 to my account, but as of 7-15-06, he has not done so.

I contacted LendingTree.com regarding a refinance loan and was told by the representative Mr. Daniel Lete that I would have to give him a $400.00 deposit to secure the lock-in interest rate on the loan and receive additional information regarding the Mortgage lending process. I stated that I was concerned about providing my credit card information without getting any information in writing first. Mr. Lete assured me that my deposit could be refunded. However, after giving my credit card information I was sent an e-mail from Mr. Leta which included detailed information on the loan and the very limited circumstances which I would be entitled to a refund of my deposit. Mr. Lete was quite misleading.
The matter resulted in my not getting my deposit back after the loan agreement was never signed or processed. After getting the lock-in interest rate, I needed to change my refinancing amount. I was advised by Mr. Lete to get a home equity rate because of the low amount I was requesting. I declined to proceed with the process after I was quoted a very high interest rate.

Lending Tree and Lending Tree Home Loan Center misrepresented what they can do for me with respect to offers, timely closing of my refinance of my home; the amount of cash that i will get at closing; the payments to my creditors; payment amounts; as well as payment due dates. They messed up during the escrow process and estimation of the Libor Index. My loan is still up in the air. They have not returned calls in a timely manner. They have caused me and my wife Samantha unnecessary emotional distress which led to both of us getting sick.
Left a message for Johnny Tu at Home Loan Center On Saturday, April 1, 2006 10:22 AM. Told him that this is the second message I left since Monday, March 22, 2006. He never responded to that message pertaining the payment received from Country Wide $1380.24, which was supposed to be returned to them.
4/3/06 9:34 AM spoke to a countrywide representative regarding account # 124777331. He told me that they did not receive the $1380.24 from Lending Tree Home Loan Center. I told him that on 3/31/06 I sent the April payment of $138.64 with an extra 43 cents to make up for the $138.24

I applied for an equity line of credit through LendingTree.com. The best offer was from National City Bank. Their loan consulting company, Loancraft, verbally and in writing advised me that there were no prepayment penalties whatsoever. After going through the entire application process and accepting their offer, the closing papers indicated an early termination fee of $350.00.
When I contacted Loancraft, they advised me that this doesnt apply in my state (New Jersey). I asked them to allow me to cross it off the agreement and initial it. They advised me that any alteration would void the agreement. I asked them for an addendum stating that this doesn't apply. They refused.

I subscribed to a lead service advertised by Lending Tree.COM AKA Realestate.Com. The service was suppose to send QUALIFIED LEADS to me for a fee per month. The leads were terrible and I cancelled it immediately. I wrote them, called them, and sent emails. They CONTINUE to bill my credit card for the monthly fee. So now every month I have to call AMX to dispute the charge.

I had a good faith estimate on my new home of 5.125% this past year. I have been wondering why my rate was higher than my friends when he had a 6% rate. Come to find out they charged me 6.125.
This is a rip off and I fell for it. Throwing all those papers in front of me at closing and me not seeing the difference between a 5 and a 6 on the closing docs.

I was promised a Home Depot or AMEX Gift Card after closing with the relator that Lending Tree referred me to. I completed the necessary paperwork within 24 hours of my closing in June. It is now 17 weeks after the closing and I have not received the incentive despite a promise of an 8 week turnaround. I had made 2 calls between the closing and the beginning of September to check and make sure everything was submitted properly and things were progressing. I was assured it was.

The process seemed to be coming along fine until the closing date. It was only then that I was informed that my property was legally considered a condo, instead of a townhouse. This changed my rates significantly and cost me quite a bit more in points. I was obviously very upset by this, but Joe Mendoza told be that this was not a big deal. As this did not negatively effect his pocketbook, I am sure that for him it was not a big deal. To me, it was.
Of course at this point there was nothing I could do. If I tried to seek another lender I would be in default. Gail B sent me an email on 8/22 (more than one week before the closing) stating that she received the appraisal for the property, which, according to Joe, is where he discovered that my property was actually a condominium. On 8/22 I would have had time to look for another rate. It seems at best irresponsible and at worst deceptive to not check this information and inform me on 8/22. I was also informed on the day of my closing by Gail B that there was litigation pending against the condo association and that she did not know of any lender that would approve a loan with this type of litigation pending.
After speaking to my attorney, he explained to me that although there are some lenders that would deny a loan on these grounds, it was very common for a loan to go through under these circumstances and was rarely a problem. My attorney also explained that this information had been available and that the sellers had informed him that lendingtree had not requested any information until the week before the closing from them (the sellers), much later than they expected.

I have a letter here from Jessie Chappell saying that I have been approved for a loan on my home. The letter is dated July 2nd 2005. I have provided everything including an appraisal on my property amoung other documents requested.
I won't even get in to the details about how long it took or the process I went through initially (back in July) because that's another story. People claiming they didn't get my fax (a week after I faxed it), people claiming they never got an appraisal (a week after THEY faxed it) I have been going in circles for 2 months over this loan.
My equity Consultant is Brian LaCasa. He actually called me and spoke with me directly after I had contacted headquarters about the fact that no one will let me know my loan status! My loan was "supposedly" funded last Thursday according to Jessie, however, no one will let me know when my checks are going out or when I can expect to see something in the mail.
No one will call me back! It's been a "week" now since it was funded. I'm wondering now just how long THIS process will take, ANYTHING. If I didn't need the loan to pay my debts initially (back in JULY) I wouldn't have bothered. Now, my FICO score is dropping thanks to the timely manner in which this loan wasn't handled properly. Is there a law against handeling customers to poorly?

when I was instructed (Mr.Jason)to deposit the home equity loan check of $35.676.20 into my personal checking account, and that I would receive a new book of blank checks, and a new designated account for the blank checks.
I called and spoken to Mr. Jason.V
concerning this matter on several occasions. During one early (week 0f 8/8/2005) I was told the designated blank checks and the designated account was mailed out and that I should have received it.
I then replied, who is the courier service and what is their tracking number, I received no answer.

I paid $19.99 for three credit reports to Lending Tree, in responds to a free credit score aid sent by Lending Tree. The $ 19.99 was required in order to get the score and report from the 3 credit bureaus.
This was charged to my credit card and I have not received but 2 reports. I have email them at least 2 times concerning this matter.

My loan closed within 14 days of request. However, the cash out money recived in my account 4 days after the loan funded. I also, received payoff checks almost 7 days after my loan closed for the credit card companies. Credit Card companies checks should have been mailed by Lending Tree to the credit card companies immediately after loan closed.

Lending Tree is using an unusual disclosure technique to hide actual closing costs from borrowers and build in "junk" fees. I have had good experiences with them in the past when they were operating as a referral source, but now they are licensed as a bank and closing the loans in own name, acting as the lender and playing by their own rules with the federally required disclosures. They also tried to force me to use their settlement services company so they can pocket those revenues as well. Unfortunately, even though I am a banking professional myself, I did not realize what they were up to until after they had already collected $600 from me, which they refused to refund.
Basically they quoted me a standard rate and origination/discount cost which a agreed to. They also mentioned there could be up to $2900 in additional closing costs. They quoted this as the "True Cost" of the transaction. I was unconcerned because I had already selected a title company that I routinely worked with and knew that my actual costs would be about $1300, plus some nominal charges for doc prep, etc. When I received their initial Good Faith stimate I was concerned that they did not break out the settlement costs, and they also asked me to sign a disclosure indicating that I had not paid for the appraisal and therefore had no right to a copy of it. What was my $600 for? The secondary investor's lock fee I was told.
As I am an employee of the secondary investor, I knew this was a lie and that this was really a tactic to keep me from taking the appraisal I paid for and going to another mortgage source. They want to inflict as much financial pain as possible if you figure out you are being ripped off and try to leave. Sadly we lost $600 to Lending Tree, but even with that I am saving over $1000 by going somewhere else.

Lending Tree allowed my credit to be pulled 25 times over a 4 week period without my authorization, which lowered my FICO score. The lender I chose to work with promised rates of 5.25 - 5.35; however, when it came time to put it in writing, it was 9% with a prepayment penalty!

Part of Lending Tree called Home Loan Center I sent off my financial information and received back two rate lock forms and I allowed them to charge $800 to my credit card to cover the rate lock and to insure that the appraiser was paid in case the loan failed for lack of value or some other reason.
Long story short they quoted 6% and 6.625% on the two loans I was looking for. Then came back later saying they couldn't give me those rates and had changed the terms from a fixed to an interest only 3/6 Libor mm at 8.25%. Also the loan fees were going to total $9000 for both loans after being assured since two properites were being financed I would receive "A break".
When I told them I couldnt justify such a high rate and cost, the person I was working with said I would have my $800 deposit returned since the rates weren't what was quoted and no appraisal had been performed. I told them thank you I didn't want the loan. I had other lenders with better offers. Later I was told I would only receive a refund for one loan "since so much work had been done". Later that extended to both loans not being refunded.
I have filed a complaint with the Idaho Department of Finance and a merchant dispute with my bank. Now they are sending out letters saying I was denied a loan because of insufficient income. I have been told by several other lenders that they use these tactics because most people won't roll over. I feel that if I pressed the issue they should be liable for the origin quotes but I wouldn't want to work with them at this point. I'm sure aothers have been taken.
Do not ever give money up front. I have been told this is not a normal practice and the company I went with did not require them. STAY AWAY FROM LENDING TREE AT ALL COSTS!!! YOU CAN DO BETTER ALMOST ANY WHERE!! They have highly skilled sales people that will do anything to get you to commit. Even if you are not scammed you most likely will be paying more than you have to.

I thought we had found a home and than the realtor did not have our best interest at heart, so we walked. The loan was only at lending tree for only four days. They cannot transfer the deposit for a new loan. Niki Secco said she would see what she could do, never returned our call. I talked to her today 12 Jan 05 and she couldnt help me out.
I will not shop there for a loan at all.

Consumers Beware! The loan officer that you are working with may not be licensed by the California Dept. of Real Estate, (a real estate license is required when conducting mortage brokering activities in the state of CA.
Also, when using the Lending Tree Mortgage Services be sure to realize that you are enlisting another entity in the transaction which results in additonal loan fee's which may be passed on to the consumer.

i applied for refinance and chose lending tree . in my closing documents the agreed upon rate and loan value were as discussed. the however changed the rate and reduced my cash out to make the payments be the same. apparently they opted for me to pay points from my cash out but i have been unable to contact them for two days. i hve three to recind and am doing so. they cannot be reached unless they want to contact you.

I am a United Mileage Plus elite member and was aware of a partnership with United and Lending Tree. If you bought a home and utilized one of their lenders, they would give you 1250 miles per $10,000 you borrowed. I went through this process. The lender they set me up with left much to be desired, but I figured it was worth it since I did need a loan and the miles would obviously be an added bonus for my trouble.
Several months after closing on my new home, I checked my mileage balance. No miles from Lending Tree. I contacted them first by phone and they told me that in order for me to get miles, they would have needed to obtain my Mileage Plus account number prior to the loan closing. I thought this was ridiculous considering I filled the loan application out by linking to their site from a United Mileage plus portal. Incidentally, I also looked at several auto loans but never took one. Oddly enough, they had my Mileage account number linked to my auto loan inquiries.
I have read about them doing similar things to people who tried to get Home Depot gift cards.
Additionally, you could also get miles if you went with one of Lending Tree's approved real estate agents. I tried working with one of their agents in my area and ended up ditching him. He was unresponsive, did not promptly return phone calls, and sent me listings for houses I either could not afford or homes that were entirely below both price and standard that I was interested
in.
End story, think twice before doing business with these clowns! You're probably better off going with one of your local lenders.

i got my credit report and score before shopping for a loan. my score was a 683. i went to lending tree.com to see the best loan offers, they stated the their lenders check your credit as if only one bank has looked at your credit.however my score went from a 683 to a 621 in 3 days nothing on my report changed except each of the three banks looked a my report three times and one company, citi fianical, claimed they had lent me $25,000.which they had not and i had only requested a $12,000 max used car loan.

I can only hope that some fine person will at least read this document and help the working class of this world. I am so frustrated with the refinancing of my home mortgage loan that I am at a loss of what to do or who even to contact. Each day I read about corporate America and wonder when the little guy will ever get his day in court or at least SOME SOCIAL JUSTICE. I have already filed a complaint against the two main companies in question through the Better Business Bureau [BBB] but I am unsure as to what will happen if anything

I recently went on-line into Lending Tree dot Com the final week of June 2003. Interest rates were near RECORD LEVEL lows for the lending / borrowing industry. I went into Lending Tree dot Com because of its advertisement and general sale of helping out the customer. When you read the facts you will see that customer satisfaction is anything but true in this case.The Facts
Upon receipt of my re-finance loan application from Lending Tree the company sought out several Mortgage Brokers to compete for my business. I receive 3 competitive bids of which I narrowed down to Advent Mortgage in Charlotte, North Carolina. The initial bid to entice me was 5.125% over 20 years. When I called I was informed that I needed to lock-in my loan so that the bid quoted would be lock soon enough before interest rates fell or rose. I immediately requested a lock [in writing] and was quoted 5.375 % and that this was good for 30 days.
My wife and I were happy that we finally got some sort of break and we waited for our new loan closure. Advent wanted us to go through a home inspection in which we paid out of pocket expenses of $300.00 and we passed with flying colors. About 20 days later we still had not heard much from our Mortgage agent a Mr. Josh Tucker. So we kept calling and finally were told that Josh was on emergency vacation and that a Mr. Steve Spires was taking over our loan. The 1st phone call was a mess. He had no knowledge of our loan or its details. He did not even know if the loan was for 20 or 30 years. He even informed us 30 minutes later that he found the paperwork and that our loan was approved for 6.5%???
We tried to call our original loan officer and we were informed that Josh no longer worked for Advent Mortgage. I immediately ask for a Supervisor at Advent and was told to talk to a Mr. Hunter Hayes and he reconfirmed that Josh was no longer at Advent and that our loan was in fact 6.5%. I elevated my complaint to the president of Advent a Mr. Pat Curry who also gave me the same basic information. I reminded Mr. Pat Curry that I had an email from Josh with the Advent Logo on the letterhead that confirmed the 5.375% fixed 20 year loan. This loan also included an 11k cash out to be used for additional home improvements that the wife and I were going to implement.
During all this back and forth conversation between Josh, Hunter, and Pat from Advent Mortgage my wife and I received a good faith estimate in the mail from Americas Wholesale Lenders [Division of Country-Wide Mortgage] for 5.875%. This was the loan that Advent was suing to make their money and profits. I confronted Pat [VP of Advent] that I had two written documents one for 5.375% and one for 5.875% and that he needed to get on the ball ASAP.
Pat tried to calm me down and in fact called me at least 3 or 4 times trying to find out what is going on and
that he could fix-it to my satisfaction. The best he could do was offer 5.8% for 20 years and than he interjected another twist that was not part of the original loan which was a separate loan for the 11k cash out option for 6%.
I informed Pat that he had by COB on 8/7/03 to put this ALL in writing to see if my Wife and I would consider this loan or go local. By now Advent HAD NO CREDIBILITY. I did not receive any fax, e-mail, or overnight letter confirming his best and final offer so this is why I am writing you this letter. I was told by Pat that he was to busy and that he had to go to another meeting and that he could not work on my loan.
During this entire wonderful experience I contacted Lending Tree dot Com and complained to no avail. I informed Lending Tree that it was their advertising and commitment to total customer satisfaction as reasons why I went there in the first place. Lending Tree would listen and say well after you select a Loan Broker that their job is done. This is like going to Wal-Mart with a bad watermelon and the store clerk blaming it on the farmer. Wal-Mart always tries to satisfy the customer now could I get the same from Lending Tree?
Summary
I am now going local for re-financing where I can see the person actually across the table so that I can conduct the business that should have been a simple business transaction. As you can probably guess the interest rates have gone up dramatically in the last 30 days and I am now trying to lock in a loan at 6.0% and from my calculations have probably lost hundreds of thousands of dollars over the life of the loan for all this mess.
I will not even mention all the pain and agony my Wife and I have endured to get such a simple loan. My son who is 14 years old could try this case [he has dreams of being a lawyer] with the evidence presented and could win it. All documentation denoted in this letter is on file for anyone who would like to contact this simple worker in America who is pursuing his dream to own a home.
I am also sending this to the local papers in your respective states in the hope that some young writer wants to make a name for them-selves. I can only hope and pray for some compassion and potential REAL ACTION in this world.
