Select Portfolio Servicing placed a modification on our home loan which we wanted. They had insurance on our house but always said that it would be cheaper and better if we took out our own so we did. We were told that taking out our own house insurance would not affect our modification. We got our house bill in and it keeps going up. Note when we first went under the modification we was told that our payment won't go up, well it's going up. Each time we talk to these scammers they tell us something different. I would avoid this company at all cost. If I had somewhere to move today I would pack up and move just so we don't have to deal with this crazy, rude, company. Don't do business with them!

I have been working with SPS Servicing for months on a loan modification after my husband rather suddenly left me. Yesterday I received notification of default and foreclosure, four certified letters, two regular mail to "Occupant". Just how does a company justify putting a borrower into foreclosure and default while working with them on a loan modification? Why wasn't I afforded at least a phone call before receiving these certified letters and two days previously a letter of default taped to my front door with bright blue navy tape for all my neighbors to see? I knew nothing of these going ons until I began to receive calls from random realtors asking me if I would like to list my home with them and I'd better hurry as I was in default and only had 30 days left.

Marcus ** called today, Monday the 20th of August 2018 telling me not to worry, my loan modification was still in progress and I'd receive a lot of paperwork within the next few days. Seriously? They call me after all this ugly paperwork has been delivered and tell me not to worry that my modification is still in progress? I hope to the high heavens that none of you reading this get turned over to SPS Servicing, they are a collection company and they state it in their initial phone calls. When you go to their website it looks like a mortgage company, IT IS NOT! They are shysters and crooks.

Our loan was sold from HSBC also 2 years ago to SPS. Had no problems till this year as I was working a job that could support the payment. Then recently I lost my higher paying job, found a replacement job making a quarter of my previous salary. Started having financial issues in May 2018, contacted SPS for a loan modification, they snuck around on a Sunday night during my daughter's high school graduation party taking pictures of our house. Then came back and said the investor doesn’t do modifications and our only option was a short sale. We were and have been only 1 month behind. How can they do this to us?

For the last 2 YRS since my mortgage was sold to SPS each time I send a payment in they hold it for days before they post it to my bank. Only 2 times can I recall that it took 5 or 6 days. Most time from the time I mail it until they post it they take 9 to 16 days. I can send bills to Phoenix, Orlando, Dallas & 3 to 5 days it is posted to my bank. In fact anything else that goes to Salt Lake City Utah only takes 3 to 5 days to post to my bank. But with SPS it takes 9 to 16 days for them to post it to my bank and then they torment me by phone about payment. I told them to get off their last rear and post the customers' payments. I am not the only one that is having this problem. Hundreds of other people are too.

I sent in July payment and they claim they didn't received it. So I stop payment on check and did payment by phone and got a confirmation number. Then lo & behold they try to deposit the check they say they don't have. They told me they wouldn't try to deposit that check since I stop payment on it with my bank. They instead went ahead after I made phone payment with confirmation number they gave me and try to deposit the check they said they didn't receive. My bank returned it to them. Now SPS wants to charge me late fee and return check fee. I will not pay it.

This company hold people CHECKS and payments for many days before posting them in order to get late fees. They say they have no control over mail service. I check with post office site & it takes 3 to 5 days to get to Salt Lake City. But all SPS payments takes average 9 to 16 days to post. I told them that the post office must take ALL SPS MAIL AND PUT A STAMP ON A TURTLE SHELL & STICK THE BILL IN THE TURTLE MOUTH. To me SPS is a scam, fraud, and illegally waiting to post customers' payments in order to get late fees. I know I am not the only one having this problem. I think it is time the Federal authorities know how SPS is doing business. SPS is a dirty low down crooked company. And they should be exposed as such.

Accredited Home Lenders was my original mortgage holder. They sent me a letter stating that my mortgage to SPS. When I contacted SPS seeking a modification, I was told that my lender did not allow modifications. They informed me that Accredited Home Lenders owned my mortgage and that Deutsche Bank was the holder. When I requested a modification, SPS sent someone out to take pictures of my home. They sent me list of homes that was sold in my area and suggested that I do a short sale. This is underhanded and scheming.

They are interested in holding the property. Why? There are at least 7 vacancies on my block that is sitting and dry rotting. These vacant properties are destabilizing the neighborhood. They would rather see it rot than for someone live in it. I am 66 years old and I have lived here 24 years. This seems to be very convoluted and underhanded. How do you not allow modifications? I have been paying a mortgage for 24 years and I owe $80,000 on a home that is worth $70,000. Why can't I get my mortgage modified?

We fell behind on our mortgage payments when both my parents passed away two months apart. Maybe 4 months at most. They stopped taking payments from us and SPS wanted us to modify our loan to catch up with payments. Four years (4 years!!!) later, they held up any decisions by asking for more paperwork, including the time we met with a mediator, they asked for a whole new package at the mediation. At least a dozen applications have been given to them. They have forced us to settle with the in rem and offered relocation money. They have screwed our credit up by continually reporting we aren’t making payments, even though they weren’t accepting them, and screwed our ability to get a conventional loan elsewhere.

After we settled with them, they have now come back and said the tell money is contingent upon their inspection. We didn’t ask for a deed in lieu, which for the hoops were jumping through, we should have. We have consistently had to follow up with them to see where we stand... FOR FOUR YEARS. This business is incompetent and the left hand doesn’t know what the right hand is doing. Horrible management. Horrible business practices. They should have had leniency with us do to the hardship of losing my parents. They are just getting paid by the government bailout. I hope a class action lawsuit is filed.

This company and some of its employees really know how to kick a person when they are down. I went and filled out all required paperwork for a modification in Feb. I was desperately in need of help. They lost my application 3 times and asked for the same thing every month. "Oh looks like we're missing bank statements for blah blah month."Well I've faxed and sign receipt same bank statements 3 times. I asked them why they were so irresponsible about my personal info and they are violating my privacy act by misplacing my personal info like my SSN, phone number, date of birth. The guy (quote) then said to me on the phone, "I turned off the recording device. Why are you really in this position," why did I buy a house I couldn't afford in the first place, I should have known better.

Then he said, "I wouldn't waste your time going through this. You'll never get it." The mortgage I have is a Freddie Mac and it's insured the bank so if I stop paying my mortgage and taxes and insurance usually takes 5 to 10 years to foreclose after house sell at foreclosed price. The federal housing insurance pays the mortgage company back the balance. For instance your mortgage was 80,000 and it took 10 years to foreclose. Taxes cost well say 20,000, their attorney fees for process 10,000, ins 5,000 so that totals 115,000. They sell the house at foreclosed amount of 15,000 then the feds give them the 100,000 balance. Banks don't lose anything at all. Plus they get all the money in 10 years instead of waiting 30 years. He continued with, "So as you can see there is no incentive for them to modify your home so stop wasting my time and yours," then hung up.

They still haven’t credited this to our account. I have called twice and the personnel is not helpful or friendly. They could care less. They keep telling me to call back to check if received and is due to not being set up when received it... Have been getting the runaround. They advised me they have 60 days to straighten this out and will credit interest accordingly. Based on her attitude, I doubt you can believe them. Our insurance company sent me a check to cover roof replacement. Select Portfolio Servicing requires their name on the check, so I had to send it to them for endorsement. They stated there was a two day turn around time, and stated that it would be faster if I send them a pre-paid USPS priority envelope. I sent the envelope along with the check. They received the check two days later. I was told two days ago that the check was in the mail returned to me, however, the post office has not received it according to the tracking number. SPS will not return my queries and now I am delayed in getting my roof replaced. It is clear their customer "service" is seriously lacking. They are, in short, liars.

Updated on 07/09/2018: Last week I complained about the delay and receiving an insurance check that was to be endorsed by Select Portfolio Servicing. I did finally received it. However, today (July 9, 2018) I received a call from man at SPS who started by saying he was from SPS and this was an attempt to collect a debt. I told him I am not behind on my payments and what was this call about. He then said he was recording the call and wanted to make sure I got the check and then asked to update my personal information, which he already had... I gave him nothing new. This company rates an "F" in customer service. I felt his call was an attempt at intimidation for making a complaint against that company.

They said they are not offering a modification and I would have to reapply. I've sent in all the paperwork - wait for a response, then they tell me I'm missing something which I already sent.

Now the process begins all over again. They put me through this for months and months and finally said the "investor does not participate in modifications." After the late payments, it was impossible to refinance. Finally, I borrowed from my 401k to pay the arrears. Now I'm trying to get back on track and refinance again with someone else and then surely I will bring suit against them. This entire process was an horrific nightmare and a consumer disaster. Class Action Suit anyone? Surely I'm not the only one who has grounds. This horrible company should be investigate and their victims compensated.

They only ask for 2 recent but they have asked for 4 of mine. While in the mod process they said that they would not do a foreclosure and that it is in status but that there was no date set. Well that was wrong. Just got a foreclosure date even though we are in a mod status. They said, "Oh don't worry. They will prolong as long as it's in a mod status." Also we claimed BK and it said that our debts have been discharged in the BK. We get statements. They say that it is not an attempt to collect a debt. So we are so confused.

I have to be honest, I have read these reviews a couple times and though this process with SPS has been long and drawn out, I thought eventually I would be different and leave a different review. Well, SPS has proven all of you right and me wrong. We received an excellent offer on our home, $13,000 less then what we owe and above what it was appraised at. I also received in a very timely manner, a release of a federal tax lien on the property, which was forwarded to SPS as well. That release has now expired and we are still going back and forth with SPS on changing the HUD-1 to how they want it to read.

We have passed our first tentative closing date and are now nearing the end of the purchase contract and I doubt the buyers are going to stick around. I have done my diligence and gotten them everything they have asked for within 1 day and we are still playing games. Then I get different and incorrect answers from their agents when I call to check on status! This has been an emotional nightmare and I am wondering why we even bothered with trying to do a short sale rather than just letting this property go, as it looks like that is what is going to happen in the end anyways. When our contract date comes and goes, I don't think I can start this over with SPS and deal with all of this again. I would love to hear if anyone has anything good to say about this process with this company to keep my hope alive, and I will update this, but the outlook right now is horrible.

Our mortgage was sold to SPS by Chase about 5 yrs ago — we were in process of modifying our loan then — had to start over — fast forward to 2017, still no modification - requesting docs we’d already sent; husband moved out but assured me he’d cont. with mod etc., November 2017 got served w/ notice of foreclosure for 12/5/17 so when I called SPS to ask about options they were rude, asked why we were separated (as if it’s their business) & told me there was nothing I could do to stop foreclosure. Told me they usually give owners 39 days to vacate — never got any correspondence related to when I had to be out. Sat on my porch that morning while they auctioned it off — seemed to jeer & laugh at me too.

Rec’d letter from new property management co; spoke to a very nice person who said she would look into assistance options (cash for keys, relocation assistance, option to stay as a rent paying tenant, etc.,) When I followed up w/ her she told me the ‘bank’ asked her to send the file back to them & she was unsure why they requested it. She gave me the # for SOS’s ‘relocation assistance’ department to get help —have called repeatedly (daily & at various times of day because they’re in Utah & I’m in New England & I’m on hold for 2 minutes and then am disconnected.

Now I’ve been served with papers to appear in court next week for an ‘eviction hearing’! Unbelievable! I have a 19 yo child with autism at home w/ a caregiver while I’m working — tried explaining this to SPS & they basically said they didn’t give a ** — cross your fingers for me next week... I continue to call each day (recording dates & times) but to no avail. This is a sick & twisted company we are dealing with — based on all the complaints I’ve read so far. We all need to band together with a class action suit against SPS & their deceptive practices. Count me in if this comes to fruition!

Flood Insurance-? Why wouldn’t you send **certified mail** or call me over such an important issue? You can sure give us a phone call (or 12) when we are late on a payment. Prior to the 2013 FEMA changes… We were in zone AE which is considered- “extremely high risk”. FEMA then decides to change the map to accommodate the Grant Road Construction Project, and backs up the NEW flood line to my neighbors' property across the street. So I go from a “extreme flood risk” to “minimal flood risk?” Overnight? Did SPS bother looking at the new map? If you would have told us about it we could have done some investigating. I wouldn’t have taken that chance by not renewing our flood insurance. Especially with a PRIOR FLOOD CLAIM on record! Do you trust the government?

Homeowners Insurance-? You sent me **certified mail** to request verification of Hazard Insurance…? As you can see, by the documentation that I have provided, you get my renewal notices annually just like I do. But yet you are going to charge me $197 more? Also, my 2017 mortgage interest statement says that I paid $6,325.00 for hazard insurance? I’ve had Cypress Texas Lloyd’s since August of 2006. You sent me **certified mail** for this but not MY flood insurance policy?

When I first applied for help after Hurricane Harvey, you immediately granted me 3 months of no payment. You said that if I needed more help, to be sure to contact you by December 1st. We did. You granted us an additional 30 days and said…"if you need more help, let us know." On January 10, 2018- SPS says -“We're here to help you!” I once again, complete the same paperwork and then decline me for every single option available. Then says the reason is “not in the best ‘business interest’ of the investor.”

This is an emergency Sir or Ma'am!! You have the authority to bend the rules, but you send me to Advocacy instead? This is not because I can’t pay my bills on time! I have been asking for your help for months. I have $80,000 -/+ of repairs left and I have asked you for January 2018 and February 2018. (It would be a total of 6 months.) If we don’t qualify for another deferral then please can we get another forbearance plan? I need these additional two months of funds, specifically for construction. I am currently washing my dishes upstairs in my bathtub. I have attached the first Forbearance Plan for September, October and November 2017. I want another one just like it for December 2017, January 2018 and February 2018.

I have had the pleasure of speaking with a few other SPS customers that have been, and are currently going through, a disaster recovery. They are very helpful and are eager to discuss their options also. This was a natural disaster. This was not my fault. It is also not my fault that I did not receive your paperwork regarding the flood insurance. SPS could have made a better attempt to contact me regarding this extremely serious situation. I have attached pictures of the damages of the home and the progress being made.

SPS has not sent out an inspector to assess the damages because an insurance claim has not been made. This has been of complete and total destruction. Because there isn’t any insurance money involved here, it’s not SPS's problem. They would like me to default and take my home (or in this case, what’s left of it) and flip a buck. That’s what’s in their best business interests. If this is not true, then work with me please. You asked me how much time I needed, I told you until March 1st 2018. In good faith, I have made my March payment on-time and I am about to make my April's payment on-time. I would appreciate some additional assistance getting through this natural disaster.

I'm finding more and more people like me, when facing SPS Portfolio Servicing. They have the worst customer service for a financial institution that I have ever seen! Antiquated computer systems are to MAKE SURE that you have the most difficult time with any of their systems! It takes them 14 days to process an online payment, just to find out that the bank account was in error. I mean, this is a simple mistake that most websites can find within 5 minutes of running the data. However, SPS uses tactics like these to make sure that you are late on your payment so they can assess fees. They make sure that the blame is solely on the customers. The same customers who are using their services, reluctantly I might add. This company has so many bad reviews, it is AMAZING how the government has not stepped in to help with their hard-working citizens. These types of companies exist only to make people's lives worse and try to scam you into default and paying extra fees.

We need to shut this company down! Multiple employees at the company are incompetent and they do not know how to work together within their own divisions. Their supervisor is someone who tries to strictly follow policy, but cannot give critical answers to save her life if it came down to it. Just a horrible company from the top down.

I had multiple offers on my short sale for my home, each offer was declined due to SPS. Finally, one the home went to foreclosure and even leading up to the auction, I called them every day encouraging them to accept the last offer. They stated that the offer was under review, but would take 10 days to complete, which was after the auction date that was set. One of the offers that fell through is now suing me because they did not get the house and we would not sign a cancellation notice that would allow them to come back for damages. Well they are still suing and all because of SPS. Wish I could give something less than one star.

My payment has now gone up to $1324 per month with each increase claiming to be due to an "escrow shortage." I do not believe that can possibly be true. None of my neighbors have had their mortgages increase this much. It seems to be gouging to me.

I was approved for a loan modification in 2013 with Chase Bank. After making two trial offer payments they transferred my loan to SPS. I made my 3rd payment with SPS (on time mind you) and NEVER received final docs to sign. SPS claims they sent the docs to the address they had on file from Chase. I spoke with Chase Executive Offices and they are HOT! The liaison between the two companies is getting involved because I have been fighting like hell to save this property for the past 4 years!

Yes, for 4 years I have speaking to the call center in Utah and THEY ARE NO HELP AT ALL. I have filed 3 complaints with the CFPB and Rueben was the last person in Ombudsman to review the case and he lied to the CFPB regarding Chase and the address they transferred over...so now Chase is pissed and getting involved. Instead of SPS taking responsibility for the inaccuracy of the address they have put a foreclosure sale date on my home. I file a 4th time with the CFPB AND have the Chase liaison on the case in hopes this will do something. In the meantime. I have written a book called the Mortgage Matrix. It tells the truth about what goes on behind the scenes. I went to work at a loan mod company to see what really happens behind the scenes and you will be surprised to know that the reason millions have lost their homes was due to internal errors.

Mishandling of paperwork or disgruntled employees not happy and that didn't feel like working that day. It was a harsh reality. I was there for 1 month long enough to find out that running the unstable online NPV tools and internal errors were the cause of many foreclosures. And don't forget half the employee's speaking to you from Utah don't own homes and they don't care if you have one either!!! (I asked every single one of them I spoke to in 4 years if they were homeowners so I am NOT speculating.) These call center employees are powerless. They cannot assist you with anything other than taking notes on the computer. They claim they will ask their supervisor to assist you, but the SUPERVISOR is powerless also! If you have a major complaint go DIRECTLY TO THE CFPB. The address to send them a letter directly is on their website. Do it before foreclosure happens.

Chase was my Mortgage lender and suddenly I get notified that these guys are handling it. When you call they have a recording that this is an attempt to collect a debt bla bla bla. Very rude in my opinion. I know I have a mortgage payment due and actually paid extra on the principal last month. Even though it was the first month they handled it and I had to find out how to pay. I know (from SPS and Chase that during the transition you have 60 days before they can report you as being late.) I went out of my way to MAKE SURE that it was paid on time (within the 15 day grace period that all mortgage lenders are required to give) and they didn't post it till day 16 BS~~~.

Today I received not one but TWO calls from them asking me to call back someone (could not understand her name or the number speaking too fast) so I called and was told I was late that the payment was due on the first. I explained that I owe about 15% 0f what I could sell the house in a fire sale and that I had a FICO Score of close to 800 and had been paying Chase and every other bill as required. We are in the process of refinancing or if need be paying the loan off from savings. They charge 15 dollars to pay online but nothing to pay by check????

The noodlehead on the phone apparently was not listening as he said "I will note the account that you are sending a check ~~ and you can give me your bank info and we will set up auto payments." No way. I'm refinancing and getting away from SPS. THE WORST HARASSING COMPANY. They can now wait till I refinance. Till they get paid off no more money from me. I paid the property taxes an hour ago so they can do what they like with the escrow acct money. Sad that most people can't do what I can. These people (and Chase) are Nasty. God bless America.

I just found out today that SPS took almost $16,000 from an insurance claim and applies it towards our loan without even telling us never alone discuss it with us.

We were behind on our mortgage due to both my husband and I becoming disabled and not being able to work with months of each other. We had major damage for our house from a very bad wind storm and the insurance company sent SPS the check. Because our insurance is escrowed. After getting the estimates the appraiser the adjuster coming and getting all the numbers everything was approved and you trust company sent the SPS the check then they decide when it’s time To release the funds to the contractor. They decided they were going to release the funds until the account was current status.

We went through couple different times of modifications to have and something was going on at the end and has gone into foreclosure so I Hired an Attorney to get this all straightened out everything. Our loan is current so I called today to get him set up for the contractor and you tell me that there’s no money there. They apply that money to our account. That is robbery. They didn’t eat. There has to be something we can get. Anybody knows of anything you can help us out please let me know.

They are not getting away with this. Be found I thought it was under review and then I’m gonna get insurance in the taxi apartment. And then ever in the regular line department I thought a grievance today and told me to listen to on my phone conversations because every time I talk to them during this modification process I mention every time about the fact that we have that money. Nation is your password. You can you have your work done and this is just been off couple weeks and today I found out that there’s nobody there. So if anybody knows anything and we can do please let me know. They have not seen the last of me.

Currently working on a short sale with this company. They never give the same information twice. After issuance of a short sale approval letter, they came back asking the owner for a cash contribution of $2500.00 stating the PMI company required it, but here is the catch; there is no PMI company. There is absolutely no part of the monthly payment being applied to a PMI company, hmmm... and when I asked for this information to be provided in writing; it was explained to me that they don't issue this in writing. They need to be investigated, and I will make it my life's work to expose them for what they are and that is FRAUDS, oh, and the icing on the cake; they will offer the owner to sign a promissory note of $4896.00 to be paid over the course of 3 years @ $135.00 per month. This is nearly 50% interest? This is totally unscrupulous!

The history of this loan is it was a Fannie Mae loan, that started with Country Wide Loans, Fannie Mae forced the lender to buy it back, Country Wide went away and Bank of America was the new servicer. Since then it went from Green Tree, that turned into Ditech, and then landed on the desk of SPS Servicing. The owner said that a loan modification is on his credit report, but never requested or asked for a loan modification. I can see on his bank statements that there has been some sort of modification - this too needs to be investigated. My question is; did this company buy this loan for pennies on the dollar? I smell a rat!!! These people need to be exposed!!!

My loan was just transferred to SPS Jan. 1 2018 from Chase. The takeover date for loan servicing was Jan 16 2018. My mortgage has been in good standing for more than a decade and is currently up to date. I received two letters (1) from Chase and (1) from SPS notifying me of this out of the blue transfer. Their instructions about where to mail my payment were very specific.. DISCREETLY inserted in my "welcome to SPS" packet was a return envelope and a payment coupon showing my "NEW" account number, but it had a different return address than the mailing address they insisted upon one week earlier.

I called their customer service dept (since I already mailed my payment, in their envelope) and was SCREECHED at by one of the SPS rep's, for not being able to follow instructions. "Why did you do that?" I was repeatedly asked after 20 minutes of being on hold. Fortunately... I photocopied the coupon before I sent it, and mailed everything 2 day certified mail. So they had to sign for it! Having read many of the reviews concerning this corporation I'm not holding out much hope. The good news is that I've been a member the AARP for a while, and if I need to I'll ask for help from our 37 million members.

Once they even hung up on me because the manager said they were closing and his reps were tired. When they took over my loan I was paying my flood insurance on my own, 2015 I received my paid declaration page from my insurance carrier. I called them and asked who paid my insurance. They replied, "SPS did." I then called SPS mortgage and asked them why did they pay my flood insurance. They stated the laws in Calfornia requires them to pay my flood insurance from my escrow account even though paying it shorten my escrow balance.

2016 I received a notice stating they added very expensive flood insurance to my loan even though they had already paid flood insurance through my escrow account. I called and the people on the phone insisted it wasn't paid and they were going to leave the enforced insurance. I had to called my insurance company, explain to them what was happening and ask them to help me. Eventually Allstate helped me to resolved the problem. Recently I received a notice that my flood insurance was not paid. I really thought it was a mistake until SPS Mortgage sent me a letter stating I have no insurance so they were adding their expensive insurance to my loan again. I almost passed out. I 'm thinking this just can't be. They told me not to pay it. That it's part of my escrow account yet when I called the uncaring guy on the phone just said he didn't see where it was part of my escrow account and they didn't budget it into my escrow.

They got me now, I have to find money somewhere to purchase flood insurance or have mine reinstated so I won't have to take their expensive coverage. This is going to ruin my grandkids Christmas and something tells me they are going to do this again. The only way to make them stop is to walk away from my home. What a horrible company. My normal cost for my flood insurance is $500 a year because SPS never paid or notified me they were not paying my insurance and let it lapse. They stated this allowed them to enforced theirs at cost of $1500 to my mortgage. I Did renew my flood insurance recently but SPS refused to remove their policy and stated it will stay enforced until 01/28/2018 and is charging me $314 for the temporary cost.

Secondly, I went to apply for a modification and when I checked the status, a modification program had already been completed a week earlier, though I never initiated and never agreed to. Had I not gone back in to check on my status, I would have never known there was a modification plan in place. When I called the rep told me this must have been in place with the previous servicer (though I have no recollection) and I was lucky to have it. In fact, other fees are unexplained... other than an obvious answer consisting of "other fees are other fees we paid." They don't tell you what those fees are. I don't have an other fee debt. The other fee is nothing more than corrupt workers or managers banking $150 a month from me and probably 10,000 other people. I am grateful to have saved my property through a HARP. It was problematic because they refused to accept payments.

I was 7k behind they wouldn't take it and said I owed 9k. The next month I tried to pay 9k they wouldn't take it and said I owed 11k. A couple of months ago my current mortgage servicer, Seterus, sent a letter saying that I was going to a new mortgage servicer, Select Portfolio Servicing. I wasn't too alarmed but watchful. I did my homework on this company. Horrible reviews! I am a on the HAMP program (final increase of interest next month so increase in payment) and things have turned around for the better, for me, or so I thought. I was prepared for the final increase in payment. In 2 month’s time SPS did an escrow analysis and wants to collect an additional 1,871.00 or an additional 77.00 per month. No one on the phone in customer service can help you with the reason why nor can they connect you to anyone who can. They have to put in requests if you want information and can only check the fax or by mail boxes to get it.

They claim there is no one else to talk to, they are it, and no department they can connect me to, no e-mail, but you can send by snail mail to various addresses depending on the information you need. Hmmmm? Anyone reading these? Only the Ombudsman has an e-mail, go figure. If you pay online you have to pay a fee. If you pay by phone you have to pay a fee. They want access to your bank information immediately. Ask me every time I call, too. I paid by ACH before, no problem. With the increases they were proposing, I preferred to be watchful these first two months, knowing they could not charge me late fees for the first 60 days of service transfer. (You can look that up!) I also wanted to know exactly what was coming out of my account before I authorized it. And they take 60 days to set it up with you so beware. You are at risk if you send by snail mail of it getting posted late because now the USPS becomes the scapegoat.

Obviously intent on putting me in default for any reason! With regards to my escrow, their calculations are way, way off according to my figures. I could not get the guy on the phone to admit they wanted that money in the account before taxes or insurance were due. That way they could make interest on my money, charge me interest on my account and tack on all kinds of unknown fees to service the account. Basically make money off of me to do business. I am gathering all of my escrow documents and then plan to make my case again. Who is out there selling these mortgages? It is ridiculous that the average person is being taken advantage of by predators and our government continues to let this happen. Another funny trick I discovered, my former servicer has put as paid on my credit reports.

My new servicer has not even added themselves as one of my creditors. Guess what? It looks like I don't have a mortgage making it harder to refinance! Going to ride this out as best as I can, hope to refinance, and find a better company to handle my mortgage. In the meantime, I can tell you the guys comfortable in their seats in government need to be run out. This is thievery among thieves. Please pay attention when you sign a mortgage, do your homework and especially, when a new service is assigned. Question everything that is done and be watchful, very, very watchful. It is nothing but a game of chess to those holding the money right now, in my opinion.

SPS become the servicing company for my mortgage. My note was 30 year fixed with no impound account as I paid my property taxes separate from my mortgage. SPS took it upon themselves to pay my property taxes without informing me. When I want to pay my property taxes I was told that my mortgage company already paid them. SPS then refused to credit my mortgage payments accordingly and said that I was short because they allocated my Mortgage payment towards "my short impound account".

This created a continuous shortage of mortgage payments as they were not applying my full payment toward my mortgage and holding it in reserves until full payment including property taxes and insurance were paid. They then began the "Robo_calls 10 to 15 calls per day," I stopped answering as I got tired of hearing them. They began to send inspectors to my home to verify that my home was occupied then charging me $350 for these visits. They are claiming that I agreed to these terms in my original note. They went on to say that it is their right to inspect the property to ensure that it is owner-occupied.

The list goes on and on, too much to write in this complaint. If anyone wishes to contact me please do so, something has to be done as they are now threatening to take action because my account is "delinquent". They are the ones that caused my Financial hardship and they have the nerve to harass me into a loan modification to "help me". It is my opinion after reading several of these reviews that it is their intention to put people out of their homes. They must be stopped and our homes must be saved. It's time that we take legal action and protect ourselves from these institutions.

My experience began when I bought furniture from a local shop and financed the purchase. Even though my down payment was taken on the first day and the contract clearly said purchase, I was informed my purchase was changed to a lease and I was now paying approx. 100% interest rate. When I refused to pay the high rate I began getting 50 to 100 calls a day by the finance company called Bristol Cohen and Select Portfolio Servicing. Approx 2 months later Select Portfolio Servicing took over my mortgage servicing from HSBC BENEFICIAL. Again 50 to 100 calls began every day.

In the first 2 months my mortgage interest rate was raise twice and now my escrow account is mysteriously $4,000 short and the want me to pay that also. These scum bags are going out of their way to put my home into foreclosure, they attack with archaic tactics, like they are school yard bullies with 3rd grade educations. I've read each of these complaints, only because I also had been told by my mortgage bank, New York Community bank, that they sold my loan to this company. SPS. Researching SPS I see that it is NOT a bank or a financial institution. It is a boiler room collection agency. I also looked at the BBB website and found many complaints, noting that SPS is NOT BBB-accredited. It's hard to believe anyone would want to be part of a predatory company.

Updated on 02/09/2018: I posted a review in October. This is a follow-up. My former mortgager, a real live bank (New York Community Bank) sold my loan to this company SPS which is NOT a bank or a financial institution. It is a boiler room collection agency and I did finally get notified who owns the loan, some outfit named Towd Point Mortgage Trust. Towd isn't listed anywhere in BBB and SPS is still NOT BBB-accredited though mentioned. After 5 months of paying, though I had reasons to not pay on time or pay the full amount in 1 payment but 2 within that month, they still aren't showing me paid in full and accruing additional late fees on top of the ones I responsibly added myself. This even though they sent me a statement that Towd has that exact policy in place, to combine partial payments in a month until fully paid.

When calling them about our payoff amount at that point the lady told us that we would receive our escrow overage within a week after the mortgage has been paid off. After calling several times I had received several answers on when we should receive this payment. We now have to wait for a full 30 days to received. This is ridiculous, after being told that I would receive it in one week. I talked to a supervisor today and he didn't seem concerned about it. Go figure not his money. I wonder if we receive the interest of them holding our money?

I can take fault for not receiving their notifications, but their methods are archaic. 60 days late, 100 points off my credit and they won't retract their credit claim. Why??? Why are they trying to hurt me? They should be required to accept a CONFIRMATION THAT I'M AWARE THAT I AM TO PAY THEM FOR MY MORTGAGE BEFORE CLAIMING 60 DAYS LATE!!!

After her passing, we sent all the documentation, Death Certificates and other requested info (contact, mailing address) as requested by Chase. We informed them that we were in the process of prorating the estate and would provide them further information on that it occurred.

In February 2017 even though being in constant contact with Chase we received a letter from SPS saying that they bought the note and was now serving the loan. I could still call Chase dial in the loan number and get information so I took this as a scam. I contacted them, tried to speak to a person but was always just given the standard company line with no details.

My sister was in Chapter 13 at the time of her passing and there is different notifications and acknowledgment to that on her Chase and SPS documents. We would like to short sale the property and pay SPS what they were owed and when we called for her payment we were told it was $60,000 which is the original amount she borrowed 10 years ago.

Chase records show that she owed Chase $51,000 at the time of her passing and SPS can't and won't clearly explain where the extra $9 thousand comes from. They say that since the Estate hasn't made the last four mortgage payments that equals the $9K with penalties. Is anyone or has anyone starting a class action/consumer action suit. From the very beginning and actually before they had my loan there was a problem. I made my last payment to Wells Fargo in Dec. as I was supposed to. I made it on time (I have records to backup everything I am saying) and yet I was assessed a late fee by SPS. They didn't even have my loan yet and assessed a late charge! And they did this several other times when even their own paperwork showed I paid on time.

But here is the biggie. They added more than 34000.00 to my balance. Why? They added the deferred amount twice. This amount would come and go on my statements. Explanation? None. Solution, I paid thousands of dollars and raised my payments over 250.00 per month after a refi, just to get away from them. Someone has to stop this company! DO NOT have any dealings with this company if you can help it. Run, run very far away!

In August 2016 the remaining $19K mortgage on a ~$300,000 balance was transferred to SPS. It was always paid on time, but had been part of a consolidation in which Chase should have ceased charging PMI as the loan to value was very small. I proactively called Chase to alert them of the problem, but they having sold my account to SPS, told me to call them. I called SPS in August and again in September in advance of being billed and was assured by Melinda (?) that I was not being charged PMI by them, but would submit an inquiry to Chase about the previous charges. The PMI charge and desire to pay on time were the sole reasons behind my call.

The call was recorded and the details of the call were notated by SPS as was confirmed by multiple SPS representatives. Having been told that I was "definitely not being charged PMI by SPS", I continued to pay the day of billing electronically prior to receiving a paper statement and I paid in excess of the minimum payment. A couple months later I received a letter of decline on PMI refund. Having been assured PMI was not being charged by SPS and knowing the inquiry had been sent to Chase, I realized it was a result of the investigation with Chase and knew from past experience with Chase the nightmare that is Chase, but at least SPS was not charging me. Then around November, I decided to pay off the balance only to find that SPS had lied and was indeed charging me PMI.

It was only then after a couple of more months of "investigating" that they told me I would have to have the property appraised to determine if I could have PMI removed. I explained I paid what I felt I owed... Explained the only reason I called months earlier was to ensure I was not being charged etc. etc. I explained I was concerned in paying the disputed amount since they already were cheating me, but in a desire to obtain my release of lien, I paid. They then said they'd "investigate" again... Weeks passed before they said they didn't close out the account because of a $12 balance which in actuality I didn't owe either...

They owed me even more by this point... And again the "investigation" after months I have received a decline for return of PMI payments I called about in August of 2016 the one and only reason I called them was to ensure I was not being charged and they continued to charge through roughly the end of year. They owe me this inappropriately charged PMI about which they lied nor offered me a way to stop it despite have a ~3% loan to value for months.

My primary mortgage was transferred to SPS from Ocwen about 1.5 years ago. Due to temporary financial difficulties, I got a little behind on my mortgage (60 days late). I am a working father of four and my wife stays home with the children and we had several unexpected medical bills come up. We didn't qualify for any hardships and instead were instructed to go into a "simple" 6-month loan modification process to catch up on our payments.

They sold this as the best option for us. What they didn't tell us was that for all six of those months, which we had paid an extra $150 on top of our regular payments, that my payment history would still show delinquent for each month. Had we known that, we would have dipped into savings to simply catch up. After numerous calls with very unprofessional and unhelpful reps, we were basically told that they couldn't help us with anything. They can't pull phone calls to find where my wife was told that the payments if made on time, would simply show on my credit report as such. Now, we are unable to pre-qualify for another mortgage with a reputable company because of the delinquencies, even with good credit.

Being on an ARM, they also decided to raise the monthly price of the mortgage to match the loan modification program that we just finished and which hurt us financially. We are in desperate need of a larger house but won't qualify for another year. It's my fault for not checking my credit during the modification process, but it's their fault for suckering my wife into the process without giving her a clear understanding that it would, in no way, benefit us.

We plan to get out from under this horrid company by selling our house and renting for a year, then qualifying for the home loan we really need right now. But we'll have to wait a year to do it unless we luck up and the disputes we submitted through the credit agencies can erase the delinquencies. If your mortgage switches hands to this company, be very wary of their underhanded tactics and take everything they tell you with a pound - not a grain - of salt. They do not have the consumer's best interests at heart, only their own.

SPS Inc purchased my account from HSBC. Their paperwork indicated that nothing would change. That was a lie. They changed my payment dates, amounts, and they took almost 2 months to catch-up my ACH payments, while charging me interest. I had to make multiple phone calls and requests to get it fixed. They kept trying to round off my extra payment amounts and change my due dates. Thereby, knocking me off my fixed budget. I had major overdraft issues. Later, I tried to pay off my deferred principle (balloon payment) and they refused to apply it toward my deferred principle. They told me that is not their policy.

Please note, my previous account holder had no such restrictions and was supposed to be honored when SPS purchased the account. (No Integrity) That was a lie! They refused to let me pay off the deferred principle. When I asked for an email, or PDF with proof or correction, they simply spun about their antiquated policy. I was with HSBC for 13 years and had little to no issues. Unfortunately, in only 2 months with SPS, there has been nothing but difficulties and issues with each payment. If you don't follow up, they will not make an effort to update you. I would not recommend anyone to continue maintaining an account with SPS. There is always an issue in their favor.

I know that writing this report is futile as SPS could care less about anyone. Reading even one or two of these reviews will let you know that. We have talked to several attorneys and they told us that they have worked with SPS and they want to push homeowners into foreclosure. According to my attorney, they buy upside down mortgages from banks. They push the owners over the edge by increasing escrow rates and interest rates. They refuse all attempts at short sale, deed in lieu or help for the homeowner and push until the owner has no other direction to go but foreclosure. Since they buy mortgages that are upside down and distressed to begin with, they blame it on irresponsible consumers.

At the foreclosure auction, they buy the house for half of what it is worth. They resell it for market value under a different name and come after the homeowner for the difference between what they paid for it at auction and what the homeowner owed them. My attorney said they have this down to an art and they always make money. He said the legal system protects them and there was nothing we could do.

We have been fighting with SPS since Wells Fargo passed our mortgage over to them. We moved. The property was upside down and after five years we couldn't sell it. We tried for a short sale. We got one offer and SPS rejected it. We got another offer 2 years later for exactly what the house is worth and SPS spent five months asking for the same forms over and over again. They blamed our fax and they blamed our email. I had 2 staff spend one week faxing and sending them documents. We sent the same bank statements 262 times. We faxed, mailed, and emailed the statements. My realtor sent the same documents 20 times.

SPS claimed they never got them despite us having staff that will testify and fax receipts and email receipts. They worked really hard to make sure that despite a good offer on the house, we couldn't sell it. We had good credit and zero debt. We are both professionals in the medical field. When we bought the house we live in now, my credit rating was 790. Since SPS took over our mortgage it is 450.

The first thing they did when they took over our mortgage was raise it from the 1600 a month we were paying Wells Fargo to 2200 a month. We have been paying 2 mortgages and had the house on the market for 5 years. We have had offers and SPS won't let us sell. We know that eventually we will have to let them foreclose and declare bankruptcy, but it seems obscene that one company can have so much power. They won't let us sell our property. They keep raising the mortgage. Eventually, they will push us to a point where we can't do it anymore, but our attorney tells us that is their goal and we should just declare bankruptcy now.

Every time I call them I talk to someone different who give me different information. They are literally the only debtor on our bankruptcy form. We can't afford to pay them the 200,990.00 our attorney says they will come after us for after the house forecloses. So we have no choice, but our credit rating was 790 when before SPS. They are the devil. Anyone who is stuck with them has no choice. No one would close this company, but what they do should be illegal.

My original loan was also sold to SPS for reasons unknown, and the nightmare begins. First, I have never escrowed, always paid my own property taxes for the past 25 yrs, but when I went to pay last year, I was told that SPS paid them. And of course, now they sent me a letter telling me my house payment was going up $700/month to create a escrow account and to pay back what they had paid. I didn't ask them to pay my taxes, and I was never notified that they had intended to pay my taxes, so now I am in the process of contacting my county tax officer to make sure this doesn't happen again this year, and I told SPS that in no shape or form will I be escrowing with them.

MY REAL PROBLEM: last year we had a severe hail storm that resulted in $27,000 worth of damage to my roof, home. My insurance was great, sent out a check for repairs made to us and to SPS. When we sent the checks to SPS for endorsement, we now can't get them to cut loose of the money. So for a year, they have been setting on $27,000 of my insurance money, of course without paying me any interest on it. They have made the contractors jump through hoops, fill out numerous amounts of paperwork, and still will not pay. How do you get a contractor to start repairs when you can't get the bank to give them their money agreed upon? This has been a daily phone call to them for over a year now, and I am no further in getting my house repaired. Then I get a letter from them telling me that I have a expiration date to get these repairs, and if I don't meet it, they will apply that $27,000 to my loan. I need that to be paid to the contractors for repairs!

3 months ago, we started the process to get out from under them and refinance with a local bank. Of course SPS doesn't cooperate with what they need, and out of the blue, I get a letter telling me I am 60 days past due on my payment. I immediately called them. I have never missed a payment, and wanted to know just where they thought I had not paid... NO ONE can tell me. All I get is "we will have to have another dept look into it." I asked them, "You can send me a letter, telling me I'm 60 days behind, but you don't know from when or why?" This company is a joke, they should be shut down. Our mortgage was sold by HFC to SPS July 1, 2016. At that time our HFC statements reflected deferred interest of $11,771 from when we had been behind. When I contacted SPS in July via phone the audio recording told me the amount due and when; but when I talked to a person he was so "nice" and told me I didn't have to make payments for 60 days. I did make payments anyway. Fortunately our situation had turned around, we had equity and were able to qualify for a new loan which closed in December. If I had not made the payments every month we would not have been able to qualify for a new loan as you need 12 months of one time payments to get a new mortgage - so glad I didn't listen to the "nice" guy at SPS.

When we got our 1098 for interest paid at the end of July the 1098 only included the $9,000 we had paid thru payments not the deferred interest, they called it deferred principal and had it separated out on an attached statement. I called early February to get this corrected. I was told to file a claim with the customer advocacy department, I did. 30 days later John ** from SPS called me to tell me my claim was resolved - the $11,771 was deferred principal and the 1098 was correct. I told him he was wrong, he insisted he wasn't. Then I contacted HFC and told them my situation. Within 10 days I had a letter from HFC stating the $11,771 was deferred interest and they would contact SPS to tell them of the error. I faxed HFC's letter to SPS and had to open another "claim" with the advocacy department.

Finally May 5 SPS called me and left me a message to call them. I was able to talk to Erica ** at SPS who initially seemed as though she didn't know why I was calling and I had to tell my story. She looked at the records and told me that SPS calls deferred interest deferred principal because they are the same thing because interest doesn't accrue on deferred interest. I told her there is a difference, one is tax deductible and one isn't and they need to give me a revised 1098. She checked other records and couldn't tell me when it would be done. When I told her they were wrong, and if I can figure out a way I will file a class action lawsuit against them because they are ripping people off who probably don't know any better. She said they abide with the necessary regulations and I would have my revised 1098 by the end of the week. These people are crooks. I'm sure we are not the only people they have done this to.

According to the statement, the payment due is $261.97 a month with $26.35 going to principal and $235.62 STILL going to interest.

I called them today to find out about getting the correct amount owed where it should be and the lady I spoke to insisted that the numbers were correct. So after paying $261 a month for 11 1/2 years on a $25,000 (yes, Twenty Five Thousand Dollar Loan), we still owe (according to SPS) $24,016. According to these numbers we have paid approximately $34,310 interest on a $25,000 loan at 12.25%. The person I spoke to stated that "principal is paid first", as if that explained everything. When I asked how this loan could possibly be paid off by 2020, she stated that "there will be a balloon payment at that time". I then asked the amount of the balloon payment and she said "It's not on here."

By my calculations our "balloon" payment will be $12,793 IF every payment from this point is applied to the principal, which it won't. The other issue I've discovered is that in January HSBC had our loan amount at $23,400 outstanding, but somehow SPS has increased that amount to $24,016. So they are charging us an additional $616 for... I don't know. If you should do business with them, BEWARE and keep all of your payment documentation.

They could start auto payments in 3 months. Then 2 days later I get a letter stating I need to send $2,851.00 by 8/24/17. I call the company and ask if I'm 3 months ahead and they can't do auto payments can I now owe $2,851.00. Answer was that it is interest. I think I'm getting set-up by these people like all the other posts.

Predatory company (needs to be investigated). I had a loan with Wells Fargo. They sold my loan with no notice to SPS. My loan amount has now increased by $4000.00. I had been paying principal and interest to Wells Fargo for the past 10 years. Now SPS is stealing the principal payments and applying them to a bogus escrow amount. They can't provide proof or paperwork from Wells Fargo on any of this but every year taking my principal amounts and saying that is paying the escrow I never paid.

They are also charging interest on the escrow and but can't tell me what the interest rate is i.e. they are not allowing me to pay principal and interest. They say the loan is the same as I had with Wells Fargo but never provided any paperwork and the loan with WF was allowing me to pay interest and principal but SPS is making up fake escrow fees and interest fees so that I cannot pay principal.

If I send a larger payment than I owe they then make up a new fee to steal the money I wish to apply to the principal. If I don't pay an excess amount over the interest only amount they charge me a late fee saying that I must make escrow payments for escrow fees that no one has ever broken down for me. They are so corrupt. How does a collection company transform into a mortgage company overnight?? And why is there no information on who owns this company etc??

Called CitiMortgage to find out why they hadn't sent the January payment records to SPS and was told that they did send it, spent exactly 2 1/2 hours on the phone with SPS last night getting a runaround. We were in bankruptcy chapter 13, never missed a mortgage, payment, then Beneficial sold our mortgage to SPS. The fun begins. With my wife retiring and me drawing disability, we decided to try for a loan modification. As they all said before they kept losing the papers or saying the fax was not working in some way, around 2 months I said, "Screw it," and decided I was walking away from this house. Somehow I became 1 1/2 month behind on the house. They then went into foreclosure mode. I begin to have weird folks taking pictures of the house, strange people driving by telling me my house was about to be auctioned off.

I finally decided was all I wanted was time to save money up and move from the house. And that is where we are at now. I will file a chapter 7 Monday and yes walk away from a house we loved for 14 years. PS I must also say I blame the trustee in chapter 13 for screwing up my payments and making me late. She held my payments for 3 months and finally sent the check to Beneficial.

Anyway as soon as I seen that it had been taken from my account and without my permission, I called I have talked to 22 different agents as of today and everyone has said the same thing that they are escalating the process so the money will be returned within 72 hours. That is a crock. No one has done anything and we are in week three. The first 4 times I believed them. I have faxed all the documents that they requested along with my contact number but I have never been contacted, not once. Today I ask what escalating means and was told that it just means it was sent to the supervision in the cashier department. This is the worst excuse for a company that I have ever had to deal with.

I am filing a complaint with the BBB and hope the other 700 or so customers do also. After so many complaints with the BBB they will start an investigation.

My mortgage is currently being serviced by SPS, and has been since 2010. After seeing a late night TV advertisement for Homecomings Financial, I contacted them for help getting a loan mod. I hired them, but before finding out they were frauds, they scammed me out of several months worth of house payments. Before this happened my mortgage was always in good standing with Chase.

After realizing I'd just been scammed, I attempted to bring my mortgage current by paying the 3 months worth of payments I was behind. I went to my local Chase Bank branch to make the 3 payments, but they refused to take my payment! I was instructed to call the Chase department handling my account. Long story short, I explained how I hired Homecomings Financial to assist with a loan modification, and that I was paying my mortgage payments to them. Then explained how Homecomings Financial assured me they'd be making my payments while working directly with Chase to get me a loan modification. Chase wasn't helpful in any way, shape or form, even though I had proof, plus a great payment history.

Chase advised me my account was in default and the foreclosure process was started. Even though I was only 3 months behind and had money to bring my account current... including late fees! This all happened in 09 and by mid 2010, I was facing a Sheriff sale date. A few months before the sale date, I received notice my mortgage was being serviced by SPS.

I managed to avoid the 2010 Sheriff sale by applying for a loan mod, which I was denied for several times. Then in 2012 was facing another Sheriff sale date, and ended up having to file chapter 13, which stopped the sale. My bankruptcy was dismissed due to not providing documents the trustee was requesting, due to me being self-employed.

So I suffered through another almost 2 years worth of anxiety, severe stress and depression, dealing with SPS. Towards the end of 2013, I finally managed to get a loan modification with SPS, through the HAMP program. Everything was going great, payments were made on time etc., etc, and finally had the permanent loan mod I was wanting.

Then in late 2014, I tried starting up my construction business framing homes. Long story short, I ended up falling 3 payments behind again. This happened because I was faced with the choice of paying my employees or my house payment. I chose to pay my employees, so they wouldn't quit, thinking soon as I was paid, I'd bring my mortgage current. Well almost 3 months later, I was just finishing my 3rd home and was getting paid.

After getting paid, and finally having the money to bring my account current, plus a 4th payment... SPS REFUSED my money, and said I was in default again! By the 5th month, they contacted me with the option to reinstate my account and would contact me with the amount to do so! I gladly accepted and 3 days later was given an amount to reinstate my account that was over double the amount of my 5 payments!!! Unfortunately I didn't have enough, so asked if I could pay what I had, and then pay the balance of the reinstatement amount over the next 3 or 4 payments... they of course said NO!

A couple weeks after this happened, I contacted my SPS relationship manager pretty much pleading for a doable solution I could handle. He instructed me to set my monthly payment aside each month into a savings account. He instructed me to continue doing this until I heard back from SPS with a workable solution. Several months went by, and I was never contacted. So I contacted them and just got the runaround. Then in 2015 was served notice of Sheriff sale, so hired an attorney and he got it cancelled, and by March of 2016 was facing another Sheriff sale.

I ended up filing chapter 13 again and got the sale date cancelled. Here it is, March 2017 just filed another chapter 13 & I've been living this nightmare for over 7 years now! This has totally ruined my life, and has caused nothing but stress, anxiety, severe depression and constant fear of not knowing what tomorrow will bring! I pretty much gave up my construction company up after I finished building the 3rd house. Before all this started, my mortgage was always paid on time, and my credit was great! I owed under $70k on my home, now owe $113k which is almost $20k more than it's worth. I built the home in an established older neighborhood in 01 and my daughter and I have lived in it since then.

The results from all this, plus quite a bit more, has also caused me bad suicidal thoughts and urges, for the last 7 years! I feel both SPS and Chase Bank are deceitful and have no intention of helping me keep my home. Even though I've only made a few payments in the past 7 years, and still live in my home, I'd much rather have my life back the way it was before falling victim to this whole foreclosure/loan modification scam that these banks have ruined so many people's lives with! If you managed to read all this and know of a way I can keep my home and resolve this nightmare permanently... PLEASE reply. I'd be the most grateful person on earth!

In July of 2016 our mortgage was transferred to SPS Servicing from HSBC for servicing of our mortgage. At that time our balance was $171,000. Now by some set of circumstances we owe $184,000. Something about principal that HSBC added back on. WHAT? We also had an ARM. Our interest rate immediately went up, without even a letter from the company until after. I called and they said that it went up because we had an adjustable rate and the Libor went up and it was our 6 month interest change.

I asked if we could rewrite this loan to a conventional set rate. They informed me they do not rewrite loans but I should apply for a modification and that could change our rate if they saw fit. It took almost 6 months of them telling me they still needed more and more paperwork and proving my husband's retirement income was correct from the government and they needed more bank statements, on and on... after that time, they sent me a letter, "congrats you are approved for the HARP."

Well the gist of the approval was that they would take our mortgage back up to 30 years (of which we had 17 left) and reduce our payment by $150 a month. In the process of figuring out what the cost to us would be, it came out that SPS would gain $85,000 by doing this and we would gain 13 years onto our mortgage to save $150 a month. I told them no one in their right mind would take a deal like that. My husband and I are in our mid 60s and are trying to pay our house off sooner not later. I told them there was no way on God's green earth any sane person would take a deal like that. Now they say, well maybe we could go get a loan somewhere else and they would do a "short payoff". However we may be responsible for the balance. These people are CRAZY... HSBC was a great company for the past 13 years, why they sent it to SPS is beyond me.

I feel it doesn't matter how many complaints they get because mortgage companies just use them to service their accounts and the average person doesn't get a loan from them. So unless something is done about this company and their tactics, it will keep going on. I agree with the person who said they need a class action lawsuit against them.

Like many, my mortgage loan was sold to SPS, and it has been one nightmare after another. I sent in paperwork for a loan modification in November 2016. I did not hear from anyone and when I called, they said there was one page they could not read. No one called me and informed me. One representative said someone did call. I told them my cell phone logs every call and no one from SPS called me. I question their integrity. I was not approved for the loan modification. Unfortunately I have an ARM, and the interest rate went up. A SPS representative called me twice a month to inform me of the increase in interest and each time told me if I have difficulty in making the payments, I can apply for a loan modification. I could not believe my ears! I told them I had and I was not approved.

Finally, I decided to record them and told them to cease and desist all calls regarding the increase in interest rate. My loan was with my previous institution for 15 years and I have NEVER gone through anything as what I have gone through with SPS. Within 6 months of taking over my loan, SPS advised I did not have sufficient funds in my escrow, the representative suggested I try to lower my home insurance. I bundled my home and auto insurance which lowered my home insurance and I received a letter stating I was still short in my escrow and have documentation that my insurance and city taxes were lower. SPS response was to consider a short sale. This company goal is not to help the consumer.

Updated on 09/07/2018: I have had problems with SPS from DAY ONE. The most recent was today September 7, 2018. Last two years property taxes increased in my city and county, so of course, I have to pay the amount. I decided to be proactive in paying extra on my escrow. I sent SPS a check for $50.00 in August. I called them today Sept.7, 2018 to inquire why the check had not been presented to my banking institution. The representative - Desiree ** said my bank returned it for insufficient funds. I knew that was not possible as I had enough funds to cover more than $50.00. In addition, there were no insufficient funds debited from my account. The SPS representative told me to follow-up with my banking institution. I did, and even my banking institution said there is no insufficient attached to my account, and they did not know what SPS was claiming.

In speaking with SPS, the representative mentioned the old bank account that I no longer used. In addition, I use duplicate checks, meaning, I have the carbon copy and check number of the $50.00 which was clearly written from my current banking institution. I have requested SPS to send me a letter stating my bank returned the check for insufficient funds or closed account. I will present that letter to my current banking institution and have them reply in writing with the facts in that my account has never been closed nor did I have insufficient funds. In this case, SPS has responded incorrectly, under fraud and is causing undue stress as I am trying to be proactive.

Plus with the 4 consecutive years of medical emergencies on both of us plus with Lynn being a disabled 77 yr old that served his 4 yrs in the army. Now they want Lynn in therapy everyday at a rehab hospital with me since I'm the spouse of 40 yrs. I contacted the company that will get me certified to start this right away and the pay is up to $15.00 hr plus the data entry at night job. If Lynn improves back to as well as he was after the first stroke I can get a regular job again in maybe 6 months. The info from our mortgage company was just showing how much we could make possible on an as is short sale! Guess if they have it their way we will be a 60 yrs old and a 77 yr old disabled homeless. The more stress Lynn is feeling from me is not helping. That's why I cry at night... Big Prayers Please. God Bless.

I spoke with someone in customer service who said the above documents were not received. The realtor indicates they were faxed. Therefore, I am sending them via email and the realtor is included on this email. A customer service rep at SPS told me that we had a year to sell through a Short Sale so I contacted a realtor. He said after the short sale I would receive $10K. I secured a realtor. Now she has a person who has expressed interest in the property and a foreclosure is again in progress.

I received four letters yesterday with dates ranging from January 3-5, 2017 all having different information. One said I was denied assistance because an appraisal was unable to enter the property and get an interior value. This information is not correct. I have not been contacted by an appraiser. Since I wanted to avoid a foreclosure it would make no sense for me to refuse to allow an appraiser to gain entry especially since I am allowing a realtor to enter and show the property. Additionally, that letter said I had "opted out" to receive assistance. That is not at all true. Please listen to your recordings.....

I spoke with an SPS rep last night who said I was approved for "Cash for keys" but that the cash amount was $0. Please note that I am unemployed and not drawing unemployment and therefore will not qualify for housing. Please reconsider this or at least give the realtor an opportunity to make this sale so I might have a chance of receiving some type of monetary assistance.

The SPS website provides no updates. I recently sent a fax (hello, 1980s!) to complain about the lack of responsiveness and service on my issue and received a form letter telling me how to submit payments. My mortgage was sold by Chase to these people. Nothing but issues, fraud, representatives that do not know what they are talking about. I'm so sick of dealing with this every month. I have just ordered ALL documents from them. I am in the HAMP program. My small 2 bedroom home was purchased in 1975 for $36,500.00 with VA financing when I was married. I divorced in 1990 and my ex was ordered to make mortgage payments. Instead he filed bankruptcy and the house went into foreclosure. My first mistake was refinancing through Farmers Home Loan, which I did not realize, was lower interest rate but recouped at end of term. I refinanced to get out of that situation and found myself involved in subprime mortgage. I am sick over this and do not entirely understand what has happened.

From the refinance, the fraud began and the mortgage reps were banned from doing any further business through the department of commerce. My mortgage was sold about 6 times, once to Ocwen, who was then found to be committing further frauds which involved my mortgage and thousands of others. Now sold to SPS, what a nightmare. I was told I did not need to make any payments during the HAMP review, and then discovered they have added on all payments that I could have been making back to the principal mortgage with interest. I need help. Are there any banking experts on this site who can help a 63 year old single female of disability to beat these people at their own fraudulent game? My head is about to explode trying to stay ahead of their scams and tricks.

My loan was sold to SPS. I overpaid 1,006 dollars in escrow in 2015. I got behind on my loan. They would not apply the thousand dollars to my account. They stopped applying money onto my account in June. Then in October started sending my money orders back to me. They sent 1800 dollars back, which was more than I owed, but since they stopped applying money in June, interest built, they were gonna foreclose on my home Dec. 1 unless I sent them 2800 dollars, which would also release my escrow overpayment. I sent them 2900 dollars. I was told my escrow would be released after 5 days. Well no check arrived so I called them. They then tell me I owed 3800 dollars and they are keeping my money. I have never talked to Cheryl my relationship manager one time. I always talk to someone different, and the only thing they agree on is that my account is "messed up".

There are so many other factors involved but I'm not listing them all. This company has done nothing but give me the runaround. They hold money for days knowing that I have daily interest. In 2 years I have paid almost 16000 dollars and 1400 has come off my principal. I borrowed 28000 in 2009 and still owe 26000 to pay it off. I have all my documents. All I need is a lawyer who is willing to help me. What they are doing cannot possibly be legal.

We have had no issues, in fact have been very happy with the service we received when calling and watching our mortgage balance drop as it should. With Bank of America, they were awful, lost payments, claimed late fees that were not due off payments, so having this company treat our mortgage the way it is supposed to was really great. I have been trying to complete a loan modification since July when sold to them. I have submitted documents repeatedly since this time via fax and uploading to their system. I am being told constantly that documents are missing and/or have been declined but no justification as to why. When I call to speak to my assigned relationship manager, I get the runaround and have to keep requesting and stating that I only want to talk to her. I've even spoken to a supervisor whom told me that all documents were there and that clarity has been provided so modification should move forward. I got another letter (dated 11/25/16) that documents are missing and if not received by the deadline then they may be unable to evaluate my application.

They sent another letter dated (11/23) stating that "you may receive up to $10,000 in relocation assistance if you no longer wish to pursue home retention options" and that they could assist in completing a short sale or deed in lieu of foreclosure. This leads me to believe that their goal is foreclosure and not to provide assistance. I have owned my home since 2008 and had some financial difficulty during the summer where my air unit broke, had to get a roof and had some medication issues (which resulted in being behind three months). Since then I have made monthly payments and am now only down by (two months) and yet they are still fighting me. The HAMP program ends in December and it appears that they are going to cause me to miss out.

I am writing on behalf of my 77 year old mother. We recently applied for a loan modification from Select Portfolio Servicing (SPS), who is the holder of her mortgage. We had to show proof of hardship, which after many agonizing months back and forth we were approved. My mother has had some pretty serious health issues, that require most of her income to cover. I won't get into that, other than to say she wants to stays in her home. Mom has not been the best with her money, but has worked hard to reduce her debt and improve her credit scores.

Back in 2005, she refinanced her home at an outrageous 10.25 rate, the mortgage was for 65K. The mortgage was bought out by SPS a few years ago. When the medical issue came up, I took over her finances and that was when I discovered the rate was so high. Needless to say I have been trying to get the rate lowered and failed with MHA/HARP and other programs due to equity issues (The home is worth maybe 35K). So I reached out to the lender.

SPS has awarded a loan modification and we were thrilled until we read the fine print... They lowered the interest rate from 10.25 to 8.75% and lowered her monthly payment from 572 to around 425. So, I was happy until I read further... There is a Balloon Payment of 49K at the end of the amortization. At the end of the day, in exchange for the lower payment, the cost of the loan goes from roughly $130,500 (19 years left at the current payment) to $146,000! (19 years at the lower payment plus the balloon payment of 49K). I will be writing to the mortgage company to express my displeasure with their offer as well as NYS Senator Schumer, NYS and Utah's Attorney general as I feel this is predatory loan tactics and is taking advantage of a senior citizen. I hope they will look into this company and its tactics, as I fear they are taking advantage of other people in addition to my mother.

A few weeks ago we were informed that our mortgage lender Selene Financing had transferred To Select Portfolio Servicing. Originally we began with OCWEN as the lender- which then transferred to Selene. Like many of you- there was also no reason given to us in documentation as to why. Payments all sent in on time without problem. However - clear communication in documentation was provided in the amount due and consistent terms.

Last week we received a payment coupon from Select Portfolio that showed as blank in the amount due this next month (The payment is not due until about November 5). There was some confusing verbiage- which sent up a red flag. My husband contacted a Select Customer Service. The representative spoke with a foreign accent- and was difficult to understand, name non-intelligible. We gather that English was the second language. What was determined is that the information provided by telephone did nothing to reassure us that this company is working in full transparency mode. Number quotes did not match up etc.

In addition to not being confident that honesty and Integrity are part of this organizations mode of operations. She mentioned that the company was looking for a "reaffirmation" document. I certainly do not have the space to include the definition here- but look it up. It sounds like a simple harmless document that indicates -yes- This is how much I owe and the original stipulations of the terms. However it is actually something more sinister. No we never signed a reaffirmation document. After reading through the many complaints here - we see that the organization has self serving intentions that indicate questionable practices. We will be taking further action(s) and are interested in aligning with others like minded.

Our original mortgage company was Bank of America. In many respects they seemed to be much like SPS. They lost paperwork, scheduled foreclosure auctions, denied petitions without reason, all while we were in the midst of a short sale, for which BOA had a number of offers. Days before the auction date BOA sold our paper to OCWEN. OCWEN cut us a deal where we could retain our home. Forty year mortgage, with reduced amount to be paid, and an interest rate of 2% until Dec of 2017, at which time an ARM would kick in with an interest rate geared to a few percentage points above the prime rate. We were ecstatic. And we had no problems. OCWEN sold the paper to Selene, and still no problems. We kept perfectly current with Selene.

For whatever reason, Selene sold our paper to SPS. SPS sent us a letter and a coupon to submit a payment, but no amount for the payment was stated. I called SPS and linked with a woman whose native language is not English. Even when she stated her name, I could not understand her. I asked her how much we needed to send in for the Nov 2016 payment. No amount was provided and she commenced to interrogate me about a bankruptcy we had six years ago. She wanted me to submit a reaffirmation document. No such document had been generated. The SPS rep stated that they would have to investigate and that would take 30 days.

My gut feeling was that we are being set up to default so SPS can foreclose. The very fact that they would not accept an interim payment confirms that suspicion. There has been considerable information disseminated on this website. It appears that even those who have hired attorneys have been unsuccessful in obtaining just and fair treatment. I propose that we all send a complaint to the Utah Attorneys General Office seeking an investigation. They have a complaint form available on the web. Be diligent in keeping fastidious records. If SPS requests that they record your phone conversation(s). Tell them no problem as long as you have the same opportunity. If we do not receive consideration and obtain action from the Utah Attorney's General Office, we can try to find an agency who is interested in getting to the bottom of SPS's business practices.

My credit scores are very good so it makes it look like I can afford to be ripped off by people who sit at their desks and grin behind the phone. Please somebody audit them!!! These people are predators! They send threat letters and act as if I committed a crime. They assign you to a relationship manager who can never be reached. It's all smoke-n-mirrors. The experience that I have regarding this agency, is TERRIBLE. My dad decided to stop paying the loan, because he already got the money he wants, and my mother and I decided to pay the current loan. Yes we are paying the loan that we never enjoy a penny, but is okay God is good. This is the complaint I have for SPS, since the beginning when SPS bought the loan from Citi Financial. They sent a letter, giving the welcoming to SPS. I was like, and who is SPS??? Decided to read their story on the web and no positive words are saying about this agency. When I started to talk to them I let them know about who I was and who were going to pay them, always being clear to them and always recording the phone calls with their consent to have proof just in case.

I have mention to different banks if they know SPS, and always receive the NO answer, always ask people about them and NO for an answer. My dad left 2 payments behind, but I am paying them month to month. They always bullying saying that they will take me to court and never happen, I told them to do that because I want to know if the amount they mention on their web page account summary is true.

They have me paying them an ESCROW, that belongs to them (Assurance Hazard LPI), but this is the issue. They "supposed to have secure this house" but this house is not registered on any document (deed), because my dad is special and he never did, because if he register the house, my mom had to sign to do the loan and for that not happen he never register the house. Sounds great huh? They (Assurance Hazard LPI) "supposed" have an investigation to find any document to give me evidence that the house is register, but like I told them, "I am his son, and already check everything that was behind the curtain my dad had and I have all the proof of what I am saying." They never listen.

With (SPS) I have been patient. About 5 times ask them to send me the contract to check my dad signs and everything and every time I ask for the document this is what they always saying "It will take us 5 business day for us to send you the document", and YES I am authorized on the loan. I told them also to send me proof of a cancel check to see if my dad took that amount of money and the response from SPS were like this "We are not going to send you that copy of the check because belongs to us." I was like "huh?" and yes I have proof of everything. I am writing with date, hour, minutes, seconds and the agent that I have talked to.

I live in Puerto Rico, and always looking to find at least other people that have SPS as a agency of their mortgage and no luck at the moment. I feel the only one who have them, because nobody know them. Another thing that I have to say is, if you see outside a car in front of your home and nobody comes out, is SPS, it happen to me 3 times, but the last time a family member saw this car for almost 25 to 30 minutes in front of my house and he asked them who they are looking for and they ask for my dad and when the family member told them to talk to us, he got nervous and left so quickly, and yes they have photograph of your home and everything around the house, how they took those pictures? Who knows!

I still waiting for the documents of the loan, and waiting for the investigation that SPS have regarding the loan and waiting for the investigation that Assurance Hazard LPI have. If anyone want to sue them count me in. Because I am paying this mortgage and need to verify all documents to see if this agency is a scam or fraud. If someone from Puerto Rico have an issue with them please contact me at **. Si alguien tiene problemas con esta agencia y eres de Puerto Rico no dudes en contactarme. Gracias! Thank you.

Updated on 11/12/2016: I have finally got connected with an SPS supervisor. I was calling over and over SPS asking for documents since Oct 4, 2016 until Oct 31, 2016. Like I have said, got connected with a supervisor and she told me "We have all documents you asked. We will send it to you by regular mail." And I ask the supervisor if a copy of a check will come with the documents, and her response were YES... I was surprise that finally will get those documents. I am writing this review on November 11, 2016. Still haven't received any document by regular mail. SPS told me "Wait until Monday November 14, 2016. If you don’t get the documents, please call us." I will definitely call them.

Other company or agency that SPS have is Assurance Hazard Lpi. They work hand by hand. The Escrow Company AHLPI at the moment has the house insured and the insurance covers only walls, roof in an earthquake, fire event. But the issue is this, the house was built on 1973 but there’s no evidence of the house been registered. My dad never registers the house. If they have any document of the house been registered, then is a fraud, because my dad to do a loan, my mom have to sign and she hasn’t sign no papers at all. This agency is taking money from me and I make already 3 payments for the escrow. SPS Supervisor told me this “We have interest on the house, and since the loan still alive the structure needs to be insured, no matter if the house is not registered and if you don’t pay the insurance it will increase interest on the payments.” When the Supervisor told me that I got mad, because that is not true.

How is possible to have something insured but you don’t have any documents showing that is true what you have or in this case is built, but at the same time paying insurance for it? I talk to Assurance Hazard LPI and SPS regarding this matter on November 10, 2016 the time recorded for this call was 1 hour 51 minutes and 5 seconds. This issue is not new for them, but they just ignore it. Not me! I am very transparent and honest at all times and they know that.

I am still paying the mortgage excluding the Escrow payments; I sent a letter to SPS, AHLPI, and investors saying that I sent them the amount for the mortgage without the escrow and the reason why. How do I know if they got the letter? If they got the check it means they got the letter, because is in the same envelope. There’s no reason to lie to me if they got it or not. Once again I have to mention that everything wrote on this review is true and have proof of everything, because all the communication between them and I are recorded with their consent. If I don’t have any proof can’t say much, but I do have plenty of proof.

I'm told now, as we have been told in the past, all docs are in. Well I'm not holding my breath.

Today I'm being told that ShellPoint mortgage is buying the paper... What this means... I don't know since we have no approval on the mod. Probably will start all over again or go to FC. How can this be a win for anyone. In the meantime I'll continue to collect rents. Even if we do get a mod, after reading some of the horror stories of other people's final mod terms, I don't know that it will be in my best interest to keep the property. How SPS legally gets away with these shenanigans is beyond me. I'm grateful it's not on my primary mortgage. Kudos to Bayview Loan Servicing for working a fair mod on sister property.

Like many of the reviewers here, my mortgage was transferred GMAC to Ocwen, and now to SPS. This month was only my third payment to them, but it's my second phone call to the Ombudsman. For my most recent mortgage payment, they took out nearly double of the amount I authorized over the Internet. The troubling part is that nobody can confirm anything. All they know is the amount that was deducted. If you've had the unfortunate luck of getting your mortgage transferred to SPS, be sure you save the screenshots of your mortgage payments -- and keep them forever. Evidently, their computer system is the most unsophisticated reporting system ever created for a financial firm.

I've spoken to five different reps so far, and they've all confirmed it doesn't make a copy of anything. It doesn't track anything. It's entirely up to you to keep your own records as the ONLY thing their system show is the amount of the payment. They can't even tell where it came from or what time it was posted -- nothing. If I was able to switch companies, I'd be long gone. So for anyone who has this terrible scam of a company, be sure to keep all screenshots of your payments. Based on many Internet reviews, SPS takes out additional money and only offers a refund once they've been backed into a corner. I have zero confidence in this company and am sure it's riddled with fraud. Be very careful with them.

I contacted their Consumer Ombudsman Servicing - their email address is ombudsman@spservicing.com or 866-662-0035. I got someone who actually cared and helped me get through their Home Retention Department. Lo and behold, I got a mod! They sent me the agreement and got a call from a representative who told me that I need to sign that agreement right away. Of course I signed it right away... I've been waiting for this to happen.

Well, after reading the agreement more in detail, I learned that I ended up with a negative amortization type of loan which means that after paying off the loan in 20 years in the amount of $371,000, there's a balloon payment due in the amount of $254,000. So that means that I would have paid $625,000 for a 2 family house in a HUD target zone area (aka poor neighborhood). I called them to complain but the rep said that's the best deal I'm going to get. She said that I was lucky that I even get a mod! I got so disgusted, I stopped paying the mortgage. I've been getting a collection call relentlessly. They told me that they can't change the negative amortization and balloon payment. I can only get a repayment plan. But guess what, I need to send them the RMA application package again... Back to the drawing board!! I think we should all have a class action suit against SPS.

I ended up getting behind on my mortgage due to short term medical and had a decrease in pay and increase in medical expenses along with a divorce. As soon as my account hit 90 days past due, they threw it into foreclosure. Well the only way to get out of foreclosure is to reinstate or apply for a modification... so I applied for a modification and was approved for 3 trial payments (after endless paperwork needing to be faxed in after SPS saying it wasn't received or outdated) and made trial payments on time with no problems as I was back to work and could afford payments.

After 3 trial payments successfully made, account is to be modified. Well SPS denied the mod stating that the final review they weren't able to approve it due to the numbers not coming out right and couldn't work a payment out. I work in Los Mitigation with a very large mortgage servicing company and save people homes from foreclosure on a daily basis by doing modifications and have done so for over 7 years - and definitely know the ins and outs of modifications - and know what documents are needed. So I was told to reapply. So I did. So here I am 6 months later constantly sending in documents that are so called not received or need more documents to prove this and that which is harassment to me - example: to prove my residency. REALLY? I've lived in my home for 10 years and my address hasn't changed and all docs show my address - I had to provide a luxury bill to prove occupancy...

It is like they are finding stupid stuff to prolong the process to get to foreclosure sale - I can go on and on. Then they put a foreclosure sale date on my home even during a mod review which usually don't happen only if mod is denied not during review. When I called to let them know I have an attorney and gave name and info of attorney - and will be filing bankruptcy - they removed the fc sale date immediately - funny how that works... And I get a letter stating that they removed it and will properly notify me if a sale date will be placed again. They obviously screwed up. I have equity in my home and I truly believe they want fc on it and cash out on it.

I called today to check on status as I do pretty much every day and always talk to different relationship managers and get told something different every time and this time was told new docs need to be sent in due to ones they have are expired - it is endless!! They have put huge amount of stress on me and my family and they should be shut down and investigated for unfair practices and violations. My mailbox is filled with investors wanting to buy my house and notes on my door and people driving by and actually coming on my property looking around. I feel so violated and anxiety and depression all at once. It's sad I work for a very large mortgage servicing company and help save people from foreclosure and I can't even save my own home and have had to resort to attorney representation and possible filing chapter 13 bankruptcy... :(

SunTrust sold my mortgage to SPS without my consent. I didn't sign anything with SPS, I signed with SunTrust! Now SPS is claiming that I owe more than twice as much as my property is worth, and have done nothing to help me. I'm still waiting for a loan modification from SunTrust! I will probably lose my home and being retired doesn't help either, now on a fixed income which is less than half of my working salary! They have run me back and forth with promises to help me over the last five years and they are not helping at all, just liars and thieves! How and why can they get away with doing this to people? I am going to file a lawsuit and try to keep my house! They have caused my wife and I health problems and need to be out of business as a mortgage servicer. This is not the way it is supposed to be to own your home in the USA!

I contacted Select Portfolio back in 07/29/2016 representing one of their clients with the intent to reach a settlement or a short-sale. After a clear explanation of my client's financial hardship they suggested we work towards reaching a settlement. They requested a hardship letter and an offer letter of which was sent to them a total of three times. We verified that they received it and still on 09/14/2016 they requested it again. They have requested paperwork that the average homeowner can't provide on their own. They are purposely setting you up for failure and feel that a simple "I apologize for the miscommunication" will suffice. They bully clients by enforcing their power and position to the extreme of causing homeowners to reach of point of frustration that ultimately ends in Select Portfolio being the only winner. If their core values were true and had any real sense of belief, I would not be among the over 400 customer complaints.

SPS has stalled and not allowed me to short sale a home that after my wife passed away I could no longer afford. Two real estate agents worked hard to try to settle this situation and we had several interested buyers. The 1st agent who was appointed by USA bank before the mortgage was sold to SPS actually sent me a surprisingly unprofessional e-mail that said she was going to go postal after dealing with SPS. I moved on to agent who assured me they were used to dealing with short sales and they even recommended an attorney who was assisting to make some progress. After a year they also threw their hands up saying this was the worse situation they have ever seen. SPS Neglect and inability to responded to requests and apparent incompetence has caused severe financial damage not only to me but to the neighborhood in which the home is located in a beautiful location of Cold Spring.

After almost 10 yrs, the home has been vandalized and may need to be demolished. Imagine a home that people were willing to pay 200K for. SPS do you have a response or is it another person that will have to look into the situation. They must have a high turnover of Employees because no one can ever know or remember the last conversation. Sorry to anyone who ended up with SPS. They seem to be untouchable. Not sure why the court can't even get SPS to move on this property. Sorry to the good neighbors, interested buyers and agents. I tried my best. Sad former homeowner and SPS customer in Cold Spring NY.

I am so upset and anxiety filled with depression but I will try to be clear here in my complaint. I bought this house through a mortgage company who was predatorial. They did a no doc. knowing I had no income, but gave me two years worth of mortgage payments to put in a bank and let them withdraw for two years until my then husband got out of jail. Another story... But not knowing better and suffering with depression I signed papers. Well things did not go as they planned. The husband never came home and now all was on me. Eventually chase sold this mortgage to SPS. In 2013 I filed to restart my SSID. My daughter sent in partial payments and I sent in letters explaining my situation and that I was sorry but could not do any better until my SSID came through. In 2015 they stopped accepting partial payments and put into foreclosure even though they were working on a modification.

In 2016 my SSDI started and they still have not modified my payments. My interest rate is high and I am in a ARM. They keep saying they have no paperwork that I keep sending in though. I have the fax and printouts. They remodified it and payments were higher than what I was paying. They tell me they received the forms only to call or send mail that they need it or another form that was already submitted. I am with an agency the court set me up with but still the same thing. Now my income is not enough they tell me. So my daughter who's been living here with me for the past 24 years they want proof she lives here and is going to be giving me 500.00. I sent them a letter as requested that she write that she is. It was typed and now they want it written and want her to deposit checks in my account as proof. Well my SSi could be lowered if they see income.

It's been almost 2 years with them SPS claiming they are trying to help me keep my home but no help at all still. I can't sleep, I have pains in stomach often and I am so tired of the tears that cause me to then get major migraines. I don't know what to do. I am scared, tired, and just want real help. I want to be included in any class action suit if started. Then one guy at the agency tells me that "Can't you get a job?" That hurt because if he understood my disability he would know the answer to that. God knows if I could work I would. I don't like not being able to support myself. Someone please help!

When they finally did pay the taxes they paid them twice within a week which sent my escrow into a negative balance. This was almost a month ago. I have since closed on my refinance but had to pay SPS the amount they messed up on or I would have been charged extra interest so I could close the account. It is my second time trying to get a modification to my mortgage. I had previously lost my job, so I fell behind on my payments. I found a HUD counselor who has been helping me with my application. She has been sending all the paperwork requested, yet they keep saying that they never received paperwork. This is my second time making a modification and both times they request information of everyone who lives there. We clearly tell them many times, to please don't include everyone, as they are renters, they can leave at anytime. But in the end of the modification they used everyone's income as the total gross. The number is huge and there is no way I can afford the monthly mortgage payment.

I've told them many times, "please I know you're only looking at the gross, but that number is not correct, as I have renters." They don't care, they just keep saying that why didn't I specify during the loan, which I did... but they said they never got any information. Also that if I can't pay then they can just get rid of this mod. The monthly mortgage they want, is 95% of my net income, and 60% of my gross. I've told them, this modification is not helping me. That I won't be able to pay soon after. They reply: "We know, but if you don't want it, then this is going to the attorneys." HUD counselor tried calling them many times, they won't return her calls. If someone makes a class action lawsuit against them, I'm in.

Again, extension numbers and names of previous contacts "no longer exist". After an hour and a half last week trying to buy a house it went into a recording of how much the mortgage was in the rears and when last payment was made. So the next step is foreclosure to get these clowns slowed down - we can run this course too. We were sold to this company several years ago. I had recently been in a serious pedestrian/motor vehicle accident and was off work. SPS took advantage of us every step they possibly could. Every month we were receiving paperwork stating that they had no proof of us having homeowners' insurance so as a result they were adding their own, which of course would raise our monthly payment. We sent in proof over and over, even had the company fax it to them, they say they NEVER received any of it. Then they said they were going to pay our taxes, 6 months BEFORE they were even due and charge us interest to do so. We don't have an escrow, we pay our taxes separate.

We fought it and fought it. They were finally told by the court they would have to repay us that money, they called me and said "instead of sending you a check we will just keep it in an account and put it on your monthly payment, so you don't need to send a payment at this time." SEVEN months later, they sent us a letter saying, "we have decided not to do it that way after all, so enclosed is a check" (which was less than a quarter of what they owed us). The next day we received another letter stating our mortgage was now 8 months behind and they are going to foreclose on our home. We went straight to an attorney, who then advised us to file bankruptcy.

We have been fighting these people for several years now, and they always seem to come up with an excuse for everything, so we continue to fight. What they are doing is wrong on so many levels, and they need to be stopped!!! If you are currently with this company, look at your statements, compare them, they make no sense. I have gone back 2 years so far and not once has my beginning balance matched the prior month's ending balance. How is that possible? There is nothing in the statement that shows what the money was for, and it's not small stuff either. We are talking average of 1,000 difference each month. How can I pay on my loan, on time, every month for the past several years and owe more now than we it started? That is BS!!!

We started getting paperwork from them stating we may qualify for the HARP program, it would lower our interest rate and in turn our monthly payment. We decided it was a good idea and sent in all the required paperwork. My husband called to see what was going on, but they said they never received anything, so we sent it again. Then one of the papers came back, so we filled it out again, it came back 4 different times. They never stated why they were sending it back, so through trial and error we put current dates, back dates etc (it was for them to see tax return statements). Finally, we took it to the attorney, he came to the same conclusion we had, so we were clueless as to why they were sending it back, and of course calling them was NO help.

The last time we resent ALL the required paperwork via fax from the attorney. This way we would have proof that it was received, but they STILL say they didn't receive anything. Eventually, we just said "forget it", we will go to another company and get refinanced. All was working great, we thought we were finally getting away from their BS, WRONG!!! They totally sabotaged our chance. We got the payoff, we only wanted a lower interest rate, no money back, we were set to go into underwriting until SPS added 25k in INTEREST!!! What? How can they do that? Then miraculously I started getting paperwork and phone calls stating they received my request for review through the HARP program. Really? I sent in that paperwork the FIRST time at the end of 2014, now 2 yrs later when I'm ready to get rid of these clowns they want to go through and see what they can do, FORGET IT!!! WE WANT OUT!!!

This company does nothing but commit fraud after fraud, anything they can do to hurt people and better themselves. Well it's high time we get together and go after them, get our money back, and put these creeps out of business once and for all. We have rights, and what they are doing is in violation of those rights, so now we need to fight for what we have worked so hard for, and not allow these crooks to take our homes and profit from it. I am currently looking for a good, hard ** lawyer who will help me nail these guys to the wall. I am so sick and tired of their antics, and the runaround you get when you call them. Someone needs to put a stop to it, and someone needs to finally put these guys in their place, jail would be nice, and get back the 10's of thousands they have STOLEN from each of us because of their lying, scheming, manipulative ways.

And since the consent to record is out there. It works 2 ways, and can be helpful. Just because you are in a modification or communication with them, don't assume you can let your guard down. The worse thing is not getting proper notification. Keep an eye on local paper, legal section, and be prepared to see you and your property listed for short sale. At which point you give up, fight, or file bankruptcy to save your home. This is a terrible way to live, to be afraid of what is happening. You must be diligent and keep calling very often, to request status of account, what is scheduled, what info do they need, keep copies of all correspondence. If you have online access, print everything you can. Reports, transaction reports, any detail that is available.

Rerun reports, every once in a while, watch for changes (it happens!) SPS will continually deny they are a mortgage company, they instead state they are debt collectors who purchased the loan and they use that excuse a lot. We still have not gotten out from under their grasp and are actively working through our account.

Prayers for all that are out there dealing with this Company or any of the other Predators that purchase the mortgages and take advantage of the adjustable rates and other fees, etc. that some of us with little knowledge of the practices going on these days. It is a shame that the government had to step in with regulations and new programs to help people. A problem with that, who can we go to, for access to these programs. Upon receipt of confirmation, I called and set up automatic withdrawal (to get away from their $15 service charge, or risk using the mail) 2 weeks ahead of my due date. Everything went smoothly to set-up my initial payment.

On the date of withdrawal, they took out 2 payments at once. My wife and I contacted them as soon as we found out to have this matter resolved (because it put my bank account in a negative balance). After numerous calls, and 3 trips to the bank to have the bank fax them a statement that the money was cleared, and there is no reversal pending, along with the routing and account number, Ms ** of SPS informed us that a refund would be deposited in my account within 24 to 48 hours. All this transpired on June 6. Being a nice guy, I gave them an additional 72 hours, and still no money.

Contacted them today, and the same representative, Ms **, just happened to pick up our call. Now she tells us, again, that they need a 2nd statement faxed (like the 1st one) from our bank (with the bank's letterhead), telling them the same thing as the first statement. Then Ms ** tells us that they just received the first faxed statement (from June 6), but I still would need the bank to send a 2nd statement. Which is where we are now, getting the 2nd statement sent. Wonder if Chimera would have been better off having a company with mortgage experience servicing their loans instead of a debt collector? Does anybody know a good lawyer, just in case?

Social security stopped paying me for the tune of $10,000 because they said I earned too much and that they had paid me too much. This made me late paying my mortgage and Chase threatened to foreclose. So, I went into Chapter 13 to save my home. Five months after filing Chase sold my mortgage to SPS. I have been making payments to them for 3.5 years. Then a couple of weeks ago I received a call from my lawyer saying that SPS wanted to remove the protection on my home because I had not made payments. I quickly got all of my bank statements for 3.5 years and the payments were all reflected. SPS even claimed that I had not made any payments to them from 8/15 to present which is just wrong.

My lawyer says that he has never seen a mortgage company wrong and wants me to pay $10,500 to SPS to stop them from going to court to try to remove the protection. I guess that I have to find another lawyer because I did make all of those payments. Even if I did pay the $10,500 I supposedly owe SPS what guarantees do I have that they would credit me with this payment. I have read many horror stories about this company since this happened. I was not aware of any discrepancies until just a couple of weeks ago. I have filed a complaint with the attorney general's office in MA and am contacting their legal staff. Due to a family hardship we got behind on our mortgage and Chase transferred us to SPS in the middle of our loan modification process with them. Needless to say our experience with SPS has been worst than a TERRIBLE nightmare. After several months of the paperwork dance and review we were offered a repayment plan as opposed to loan modification. The monthly payment amount offered for obscene but we worked out the payments. Per the agreement we were to make 3 equal payments for $1844, which was approximately 2.5 times the regular mortgage payment. Per the agreement once the third payment was completed we were told our account would be brought up to date and that we could resume our usual $725/month payments effective January 1, 2016.

As of February my account still show that we owed $2200. I kept calling to find out what was the problem only to get the runaround by the folks on the phone. Finally, on the 4th call I spoke with a young lady who told me that it was likely our repayment amount was calculated incorrectly. She was pretty certain that was the problem because according to her it had happened before. My goodness, I was never so disgusted in my life. After all we went through to scramble to make the payments per the agreement only to be told the agreement was wrong and we still owed them and the only way to resolve the issues was to pay $1944 plus another $900 to bring the account current.

I am beyond dismayed and in disbelief at how the people who are in leadership for this company are able to sleep at night. They should all have to contribute to the repayment to the countless people who have had hardship and needed the help only to be spat upon. I am sickened by this experience and hope no one else has to go through this. I am hopeful that an opportunity for legal recourse will be on the horizon soon and very soon. SPS SHAME ON YOU!!!

I was told that it could take up to 62 days for my information to be input into their system and that there wouldn't be any penalties if I didn't pay what was due before then. I insisted that I wanted to pay what was due. I was told to keep calling because they would have enough information about my mortgage to process a payment within the week. I followed these instructions and called every day. Finally, I was given my loan number and told that I could register to pay online.

I went online and followed the instructions given to me, both in my last phone call and on their Web page. The first three days, the system said that my social security number didn't match their information, so I couldn't register. If this was true, it was an error on their side, not mine: I input my SSN multiple times and it still wouldn't work. Finally, the system took my SSN, but each time I tried to pay my bill, it would kick me back to the login page rather than process my payment. I called back "Customer Service" and was told to keep trying to pay online. Again, I followed SPS's instructions, to no avail.

This morning, Saturday, February 13, I received a call from one of their trash bag employees stating that I was delinquent on my payment and wondering when "I would be able to pay." At Wells Fargo, my mortgage wouldn't be considered delinquent until the 16th and, again, I had previously been told that there would be no consequences for late payments until 62 days after the date of the transfer of my mortgage to SPS; as of today, it has been 12 days since transfer. I told the idiot that I have been trying to pay since the 3rd and all of the reasons why I haven't been able to do so. The person transferred me to an automatic bill pay function.

As if dealing with these douchebags so far wasn't bad enough, the automatic bill pay said that I owed more than twice than what was actually due on my mortgage and wouldn't let me pay a dime less. Fortunately, I had the money to pay the requested amount, so I did so to avoid having my good credit destroyed. However, I fear that SPS will continue to request more than is due each month and hold me hostage to pay the requested amount.

I feel so betrayed by Wells Fargo. I have had mortgages with them for three different houses over the years and have always been a good customer, paying on time, etc. Is this how they reward loyalty? The good news is that I'm in the process of selling my home because I'm being transferred. However, I fear that the incompetent morons at SPS will create problems for the sale by screwing up the paperwork. SPS needs to be shut down. Avoid doing business with them at all cost.

Our mortgage was transferred to these people in April 2015 from CitiMortgage and our nightmare begun. In the 8 months of being with them in 2015 they raised our mortgage payment twice for no apparent reason! We tried to do a modification with them which was a joke because they kept requesting information that was already sent to them and ended up not even being approved and given a resolution of a short sale... I'm sorry but that's not an option for us as we want to stay in our home of 10 years. We had never been late on a mortgage payment until these people took our loan and they refuse to work with us...

Still confused about why we were transferred to them in the first place. They don't help and their customer service reps are rude and highly unprofessional! They call upwards of 10 times per day to the point where we have had to block their number. I can't help but feel they work only to make it impossible to stay in your home. I've seen hundreds upon hundreds of complaints on this company and yet I don't feel like anyone is listening and willing to do anything about it so they continue to get away with this. It always shows I owe two months worth of payments even though I paid on time. I hate this company. I didn't ask for this company, and it seems they will end up taking my home. Just like all the other bad reviews I have experience the same treatment. They don't do extension or defers payment if you have a true hardship. SPS back in 2012 foreclosed on my home. This was the worst thing that could have happen to us at the time and I tried everything in my power to stop this foreclosure. My son was heartbroken... My husband at the time was just getting on his feet again from having back surgery due to a combat related injury and so with my hands tied we moved in with my parents. Well now years later I have moved back into my home that I still own. I would drive by it throughout the years thinking how could I get my home back. As you can see it never went to foreclosure - it sat up for years.

Well a few months ago I drove by and it was still empty. I made phone calls, found out it was an illegal foreclosure and it never went to auction. SPS made my family homeless depending upon my parents to take care of us. Now my ex-husband whom is a veteran and was not working at the time due to his combat injuries, I told SPS this and they did not care.

Back to my story I drove by and made phone calls and I said to myself "To hell with SPS. My son needs his home back." And well I moved in and my son is happier than I have seen him in years. I will fight this company till they change my loan or they can just kiss it. I will not move again come hell or high water. These people are practicing fraudulently and no one seems to care enough to help us deal with them. We do as they ask and they keep giving us the run around. Well they will not take my home away from my son again! This is the worst servicing company ever and we did not ask for them. They were forced on us and now we are stuck. Seems like everyone else can be sued in this country. Why not SPS?

2011 Chase/Bank of America transferred my loan to SPS for servicing. This transfer was done while in modification with Chase. To make a long and heartbreaking story short, it has been four years of sending paperwork for the modification, like so many others, SPS plays the paperwork game. You send in everything they ask for, and you get a letter stating this, a week or so later you get a call or letter saying they need missing documents (RIGHT!!). But you want save your home, so you do send in the requested missing docs. You get a letter stating they have received paperwork, they never say what paperwork. And of course this happens again and again until you have a stack of paperwork 2 feet high. And after the 12th application, faxed docs, letters to and from SPS and I, we still have not gotten a modification.

Then after I file a complaint to both BBB and Consumer affairs, SPS sends an a modification. Yes they did! But! The modification had some errors, that made us pay more than what we were already paying. $2,645.11 per month, to $2,786.00 + -. In the modification letter it states that you have 30 Days to review and informed them of any mistakes or errors, which we sent the modification paperwork back to them with our letter pointing out the mistakes. We sent all of this back within two weeks of receiving the SPS modification. You would think that all they needed to do was to correct the mistakes and go forward with the modification. SPS said they now needed another complete application. I went crazy, mad as hell!! They SPS, but we sent it anyway, Complete!! This was in 2014, and still today we have no modification, just more request for more paperwork.

I'm tired of playing this game of "We need more paperwork." SPS like so many others are not really trying to help anyone, it's about the money. A servicing company gets paid for servicing your account, and for as long as they keep your account, they receive MONEY. So there is no real incentive to get a modification done for you, cause then you become a paying client who comes off their books for additional servicing, which they make money for these extra services.

It's like this, SPS received a monthly payments from the owners of your mortgage. Let's use $300.00 per month times the number of homes they have in the modification program. Let's use 1,000 home x $300.00 = $300.000.00 per month. This plus any additional work SPS may, a fee will be added to the monthly billing, like those letters and phone calls having people spying on your home or posting letters on your door when you're not home or you happen to be away from home. All of these things cost and are billed to the owner of your mortgage. So do you think they are in a rush to get you back on track by doing your modification? I believe that they are doing things that maybe illegal, something like Theft by Deception, or maybe it's called Coning.

I have written the Department of Justice, and it took them 7 months to get back to me, and all they did was to tell me to contact the Attorney General of NJ. Even with BBB and Consumer Affairs writing to this company, they go on doing the same thing. It's like they are saying to us, "You can't touch us." I would like to find an Attorney who Cares and who is not afraid to investigate this company and its procedures, because it is obvious that this company SPS is doing this to so many people, and we all can't be lying.

So let's all hope that one of us can find that one attorney who could represent us all, and put these people in jail and close down their operation. Good luck to you all. It's time for all of us to band together and make them do the right thing. And by the way like so many of you LaSalle was our original lenders. They went into receivership years ago for illegal practices, and it has not change. We need to find our Superman or women or maybe Hud should step in or one of these consumer agencies.

I believe that they have developed a system that intentionally delays and stalls any modification to see how long you can last. I am an advocate for anybody going through mortgage problem, lately in the last year for my aunt and my sister; especially dealing with Wells Fargo, Chase/SPS. I have had an article written on NJ Spotlight about the on 2 cases and am working on with Wells Fargo and Chase/SPS. In auditing each case I have found fabricated documents, documents using docx and robo-signing (which is illegal). Please request original documents for SPS, because most likely if your loan was done between 2005 to 2009 with either Chase/SPS, Countrywide or Wells Fargo then they are missing original documents and if they have them then they were probably fabricated. SPS told me that they were collecting for Chase. I told them that being that Chase didn't originate the loan that they needed to show a legal assignment of the note and mortgage with legal endorsements.

The documents I received was a copy of the loan from lender that originated the loan which was indicted for $11 millions in mortgage fraud in 2009 but the note has no endorsement on it to prove that the note was transferred or assigned to Chase. SPS don't have a clue what a legal assignment is suppose to look like or they was hoping I didn't know what it was. Because every time I request it they would send me a letter with no letterhead that just states that Chase had transfer the loan to them. Since January 2014, I have been telling them that the document that they keep sending me aren't legal documents and they will never stand up in court. Then they said they were collecting for a group of investors that are note holders. There is only one note. How can one than one lender hold the note?

Then they found an old assignment for a LaSalle bank that was supposed to be one of those note holder. But after I audit the documents, all the signatures on the document were robo-signers which again they are illegal. This LaSalle bank tried to foreclosed on my sister in 2009, but it was dismissed. Now they are trying again to claim ownership to this same illegal document from 2009. Now this is 2 lender that SPS claims they are collecting for. It's been 8 years since anybody has collected on this property, so the status of limitation is past for them to foreclose on the property. I did fill out an application for a modification twice but was denied. But when I starting sending out complaints then all of a sudden they wants to try to give my sister a modification.

I told them now wasn't going to do another application, nor was I going to do a short sale because have still yet to proof that Chase or LaSalle has legal ownership to the property, so they didn't have legal right to collect for them. Wells Fargo is a whole different story. They fabricated a complete refinance application and assignment documents. Please don't give up your home without having someone review the documents to see they are legal. Zucker and Goldberg was the lawyer on both of these cases, which I have seen documents that was fabricated with their stamp on it and when homeowners started contested the foreclosures and they wasn't able to continue to use robo-signing anymore they went out of business last month.

My house sells on 9/21 and they calculate out through Oct. 11th for interest. They have been dishonest, inconsistent and no help at all in trying to pay my bills. I HOPE EVERYONE IN THAT COMPANY, SOMEDAY, GETS WHAT THEY DESERVE. They are downright criminal!

This company is the worst. They are so bad that it is certainly criminal. All of the horror stories I am reading from the other reviewers are true. Lost paperwork, misinformation, harassment by callers (4 or 5 per week for last two years). ALSO, they approved me but raised my loan mod payment by 16%. Then when I disputed that and proved I made more money over the next three month span I was submitting for they said I didn't hit their minimum requirements. I hope that other disgruntled homeowners like myself can band together and take action against these crooks. Their agenda is certainly not keeping families in their homes or what have you, and I am sure they deserve a lawsuit. Please email me at ** if you plan on taking action or want to compare horror stories. I am sick of SPS and can't believe Chase sold my loan to them.

Several years ago I entered into a loan modification with SPS (formerly Fairbanks) and was not only charged exorbitant fees, which they keep adding to even after 7 years (now amounting to over $3400.00), but the interest on my mortgage was also set at a whopping 10.75%! They also added 3 years to the backside of a 30-year note to cover their added fees for the forbearance, and I am paying 10.75% interest on that as well! I was told at the time of the forbearance agreement that I was not eligible for any govt. assistance since they (SPS) didn't participate in any of the govt. programs being offered to borrowers.

According to my Mortgage Statement, they are continuing to rack up "Expenses" and "Other Fees" amounting to $250 annually on top of the 10.75% interest I'm being charged. I felt trapped by SPS when they threatened to foreclose several years ago and my mortgage payments are so high that I am struggling terribly to make my payments. I have asked SPS for a reduction on my interest rate but they told me they would not do that, even though my credit score is above 650.

My loan was sold from Chase to Select Portfolio Servicing in 2014. I was not told it was sold until well after the fact. They marked me 30 days late on my first payment because my automated payments continued going to Chase as I had no idea it has been sold. When I found out it sold my payment jumped over $500 per month. I called and they told me it was due to an escrow shortage. I asked for an accounting to be one on my escrow and they said they would have to send in a request and it would be mailed to me then someone would call me back. They never called me back or sent me the escrow analysis. We are now 1.5 years into working with them and they still have my escrow accounts wrong. My total escrow should be roughly 4k and they are telling me my escrow account shortage is over 5k. I have asked them to just remove my escrow account so I can pay my insurance and taxes myself.

They refuse and continue to report me delinquent and my house payment had changed amounts four times in 1.5 years. They promise to return my call but they never do. I have spoken to countless supervisors, ALL of which promise they will take my issue seriously and personally watch over my account until the escrow analysis can be completed and mailed to me. I never get it, nor do I get a callback. This has been so upsetting and angering. I never had a problem with Chase from 2005 to 2014, and I have had nothing but problems with Select Portfolio Servicing since I was sold to them.

I was then told I was put on a trial payment and I didn't comply but I never received any additional information. Every time I call I get a different person with different information. Now my home is in foreclosure and being auctioned off. This company should be put out of business.

Select Portfolio Services called me requesting to verify who I am so they can discuss a personal matter with me. I do not know who they are. I do not know of any account I have with them. They indicated they have acquired a mortgage for one of my properties. An employee, Nickolos, called me after 7pm (during the dinner hour), insisted I need to verify who I am. They would not give me any information on which of my properties they were calling about, but wanted me to call them back if I so desire.

I requested the name of the CEO. The caller told me he did not know who the CEO was. When I insisted I would only call the CEO back, he requested time to find the name and finally provided the name (Tim O'brien). The caller requested that I speak with his supervisor, who also will not articulate why they were calling. Who is this company? Are they legitimate? Do they know what they are doing?

I have been with Select portfolio since 2001. Last year all of a sudden I owe $1800 in unexplained fees - which is now up to $7000... which no one can explain to me... but yet I get a statement yesterday that my payment for the next 6 mo will be 941 which will be applied to your loan balance of $70,800. I am trying to refinance and my pay off is $78,000. If I pay my mortgage late I ALWAYS include the late fee plus a little extra because I round it up to the next 10th. I also think they hold payments and don't apply them as they receive them. I have to mail my payments with a tracking # so I know when they receive them. This is a very crooked company!!!

I have been in a loan modification process with B OF A for over 2 years. I was qualified by HUD for a HAMP 30-year fixed loan. However, B OF A told my law firm I didn't qualify and immediately sent me to Select portfolio. They sent me a letter that said "pay this amount" with a blank coupon with no amount. Next day they sent another letter that stated I could go into foreclosure. Next day another letter with a payment to make by September 1 which would be 400.00 higher than I was previously paying.

Then 2 days later another letter stating that I had to pay a lump sum of 25,000. or foreclosure would start. It would seem that if they are acting as a debt collector, they should be adhering to debt collection rules and should be under FTC guidelines and the Financial Consumer Protection Bureau. I was told that the banks do not want to make loan mods anymore or short sales because they have mortgage insurance on foreclosures. Now I understand why after 2 years even with a law firm, it doesn't happen. The banks have more power than HUD or any agency because if a small mortgage business did any of these things, they would be heavily fined or closed.

I applied for a modification of our mortgage in January of 2015. Today is August 8th, 2015 and I am still trying to get somewhere with this pathetic excuse of a company. They request the same documents over and over and over. I truly believe that they do this on purpose! I am really upset that my mortgage had been sold to this dirtbag company in the first place. I'm giving up on the modification. I feel as though they are making a joke of me. I just faxed over AND mailed 3 of my previous bank statements as requested, approximately 3 weeks ago. The following week I get yet another request for the SAME statements.

At the beginning of this week, I got request for proof of income, which I provided them several times early on. I faxed AND mailed them. What did I get in the mail today? ANOTHER REQUEST FOR THE SAME BANK STATEMENTS THAT I MAILED A WEEK AGO! I am extremely irritated. At this point I have decided to just do my best at making my mortgage payment each month and hope that eventually our mortgage will get sold for the FOURTH time to REAL mortgage company! I don't understand how this company is allowed to get away with this.

SPS failed to answer a majority of questions in our Qualified Written Response letter (QWR). They say “Servicing rights and duties are established by contract between the noteholder and the servicer”? SPS claims they derive their authority from the noteholder/servicer relationship. We asked for a copy of the agreement authorizing SPS to act on behalf of the current noteholder. We asked who the lender is. We did not receive an answer. All statements, allegations and actions by SPS remain in dispute. We cannot believe anything they say. SPS has stated in writing that the “investor”, “creditor”, “noteholder”, and/or “owner of the account” is: “US Bank National Association, as Trustee, Successor in interest to Wachovia Bank, National Association, as Trustee for JP Morgan Mortgage Trust 2005-A6.”

However, US Bank, as Trustee, denies that they are the owner of the mortgage and note. In a letter dated September 25, 2014, US Bank Corporate Trust Services wrote to us and stated that, “US Bank is merely the trustee for the Trust which owns the mortgage and note. Please note that the Trust is the owner of the mortgage and note, not the trustee, or US Bank in its individual capacity.” SPS continues to harass us with multiple letters sent in the US mail, phone calls and even sent a person to trespass on our property against local ordinances.

Here's what we have had to deal with with SPS. We live in NYC. We sold our apartment in May in 24 hours. We thought that was great. Our lawyer has been asking SPS for the last three months for stock certificates we own to turnover to the buyer - they can't find them!!! Us and the lawyer were just on the phone for 2-3 hours waiting for a Joyce ** to come to the phone. When she did she refused to give the name of the bank that has the certificates, said it was bad business. But our buyer is thinking of backing out and suing us!!! How is that good business on their part?! If anyone knows any banks that SPS deals with please email me at **.

It is now August 4th 2015 and I still do not have my YES MY check back from them. Every time I call there is another excuse or reason why they can't send it back. It is excuse after excuse wanting this document then wanting another document, the Insurance Company and I are fed up and frustrated. DO NOT DO Business with this company if you can avoid it.

I have been trying to modify my home since 2008, first with Chase and when it was closed to modification it was sold to OCWEN. I started the process all over again and once again my loan was sold now to SPS. I have been frivolously trying to modify with SPS for almost a year now. They keep asking me for the same paperwork over and over. As of today we are still on the income verification process now going to 8 months. I have Navacore Solutions with Making Home Affordable now working with me and they are appalled at the constant request for the same information over and over again. I really don't think that our government is doing anything to make sure that us as consumers are protected in any way.
