Worst experience of my life buying a house here. Warranty is fake, no one comes to check in. Don’t believe them if they say they will complete something after closing, you will have to run behind them. Also be mindful if they lay your sod late, they will keep your water running and you will get a really high water bill. Everyone except Jim is a liar and fake, and Jim is never able to do anything. There will also be construction mess everywhere and construction people will park their cars in front of your house with no consideration for you getting out. There are much better builders out there. Don’t make the mistake we made.

Recently purchased a Richmond American Home in the Gladden Farms area in Marana, AZ. From sales agent to escrow agent, everyone was great to work with. The superintendent in charge of keeping everything running on the build was FANTASTIC! (Thank you, Rob!) He called every week to let us know what was happening with the build - and he didn't just tell us the good stuff. If there was an issue, regardless if it would have impacted the timeline, he let us know what was happening. The transparency was much appreciated. House was actually completed a couple weeks ahead of schedule.
We knew that we were purchasing a commercial, not custom, built home, but everyone at Richmond American treated it like it was a custom build. Great communication throughout and addressed any/all concerns we had. I've read many negative reviews about many homebuilders, Richmond included. I think it only fair that we consumers need to share the good, not only the bad.

Please save yourself and don't buy a Richmond American home. They rush the build process. They don't pay attention to quality and they cut corners wherever possible. Like no insulation in the RV garage exterior walls. You give them warranty items to fix and they refuse to fix in a timely manner. They lie to your face. I have requested mediation over 6 times and they have refused. Overall they are a horrible builder to deal with. The realtors will lie to your face to make a sale. Stay away from them.

These tactics often leave buyers feeling trapped and without the freedom to explore other financing options. It’s essential to remember that you have the right to choose your own lender and to seek out the most favorable terms. Do not be coerced into making a decision that doesn’t work in your best interest.

Just bought 8 months ago, had 29 tiles broken Richmond lied on SunRun Solar panels, they have poorly built these houses, I have had 20 issues and don’t waste time with customer service they never return emails and calls, first time buy and would recommend run from this company don’t buy at all. They send these trades that do a crap job of work I have had floorboard flexing, gaps cracks with my tubs, and many other poor workmanship issues

At first, Richmond American was pretty responsive with their repairs upon completion of the house. However, as time progressed, and more repairs were needed, they straight up ignored me. I would respond to their original email.. no response, respond to their text messages.. no response. I have been reaching out to the companies directly to try and set up the repairs with some luck here and there but most of them cannot help me as they have to go through the builder.

Do not buy a new home build from Richmond American. Wait and buy a resale from the first time home buyer. The excitement of watching the home being built will be tainted by the sales games - buy this, buy that. Suddenly you're tied up in a bow and trapped at the "company store". The finance team with Richmond American asked me to supply false documents - this is in email. The insurance is 50% higher than any provider we checked with. And on and on. Because of the fraud request by Richmond American finance, we went to another vendor and were immediately getting texts from the sales team about our rate, etc. Who are they to think they have a right to say anything about where and how I spend my money? If their team hadn't asked for false documents, we'd be with them.
The salesman's response to the fraud request - it's just a piece a paper, not like it really means anything. Oh, and please sign this form that says under threat of law all information is the truth. If you do choose to buy new home build, do not believe the sales team when they tell you "of course we can do that, other homeowners have" or "no that can't be done". Because pretty quick it becomes "ummm don't know who told you that but no even if other homeowners did it - you can't" and "wow, if we knew you wanted to do that we could have done it before but not now'. This is a portion, small portion, of the problems. GET IT ALL IN WRITING - DO NOT HAVE CALLS OR CHATS - MAKE SURE IT'S ALL IN TEXT OR EMAIL. I've never wanted to walk away from a purchase or a property sale - until my experience with Richmond American. I'm not sure I'll be able to live in the house.

My home is only 5 months old and everything is falling apart, mind you they only give you a 1 yr warranty. The worst part of it all is that most of the homes are already infested with termites. Richmond American Homes will not take any responsibility.

Don’t trust this company, I learned an expensive lesson with their new house. Bad quality and too many lie while doing business with them. Try to rush you to get the contract signed and not give you time to send in your earnest money. Stay away from this company. I wish I read the reviews before coming to do business with them. Big mistake!

Richmond American Homes is a joke. They lie, cheat and steal every bit of money they can from you and deliver a house that looks and lives like a drunk toddler was swinging the hammer. Their customer service is non-existent and the care and concern they have for the most expensive and life changing purchase of your life is absolutely zero. I wouldn’t contract this company to build me an outhouse. Save yourself and your family a huge headache and build your home with a REAL home builder.

If you are looking to purchase a home, stay clear of Richmond American. This has been the worse experience ever! First of all the prices of these homes are ridiculous for what they offer. The materials are cheap (even with expensive upgrades) and the home is poorly built. When I did my walk through, I was very disappointed and had I been smarter about it, I would've never closed until all issues were fixed. There were leaves in the gutter and nails on the roof when I moved in and when I asked them about it they told me it would be taken care of but the first guy who told me this retired and left me with a different home care specialist who was the absolute worse and didn't care at all about the issues I had previously pointed out.
The carpet was installed poorly and it took an act of congress to get them to come back out and re-install only to be faced with spots that are still loose. They do not add shoes molding which I thought was pretty weird and when I moved in all the bathroom lights flickered so I had to change out all the bulbs. Just be very cautious if you are planning on purchasing a home from this company.

5 stars is not enough to describe what Richmond American Homes is for us, it was the best and most wonderful experience we had when buying our dream home. From the first day until the day we picked up our keys they were extraordinary, I would especially like to thank Chezca who spared no effort to make our desire to buy the house in the model we wanted come true, she was always very attentive and she was always ready for any queries. in responding to us, I would also like to thank Amy, Jackie for the wonderful work in approving our application and Edy who was our realtor, everyone was very attentive and perfect, Thank you very much Richmond American Homes. ❤️

House was not properly built, so many defects, things flying off the building, cracks, misaligned structure and walls. Builder promises to fix after closing but won’t fix a thing. Cheap housing. Just a money grab for them. Do not buy from this builder. If you see Richmond American homes, flee from it

Those people are bad, we started our process to get a new construction. After we completed the down payment they came to us and said they will not proceed with the purchase. We now are trying to get our down payment back and they are giving us all type of excuses. We are getting ready to get a lawyer to get our money back. We paid for the inspection (which came with a lot of things they should repair). Just be careful anyone out there if try to buy any property from these people. They are not friendly at all with **, other country (not USA) or **. Keep this in mind. We already had other properties and we never went through situation before.

$420k house, $2500 a month, 2 years worth of warranties and counting. Cheap builds! Forced to sign or someone else will… Worst experience as a first time buyer! If people would only listen and not buy from these cheap builders! I got to the point where I told warranty to stop sending worthless contractors who come and waste time and blame each other. I have a block wall ready to tip over and a lawyer on speed dial. I don't even want to give one star… Don't buy from Richmond.

I am representing my client as buyer to buy new home from Richmond American Homes, Seasons Park West in Victorville. Before we made decision to buy, in the sales office, the sales lady, Amy **, DRE#** discussed with us about the loan, we told her we need no docs loan, she said her in house lender can not do it. So we went to Cathay Bank to start processing. All financial info was sent to Amy on Jan. 25, 2024. But on Feb 15th, Amy called me saying the company will only take cash buyer because she sent to my client a cash purchase contract (which is her mistake) or they will hold deposit without refund and cancel the escrow. As an agent, they did not release the purchase contract for me to review until the horribly decision was made. I was shocked by the fact. Please assist us to get the justice back.
Richmond American Homes violated the Real Estate Act without letting the agent who represents the buyer to review the contract first. Amy knows my client did not speak English well but did not have a good explanation about what was in the purchase contract. In the meantime, she pushed us so hard to ask my client's deposit even texting me around midnight. Any sales office of the builder, when there is a mistake happened, they will just modify the contract and change to a contract with loan. This is the first time I was told that they will take my client's deposit without refund.

We looked at several builders and have seen their homes in a few states. Our experience was amazing !! We love our home. Sales tried their best to keep us on track so we didn't stress. The house is beautiful. Love the fact that we can call warranty for the next year.

It's been two years since I closed on my Richmond American home. The warranty experience has been a nightmare. The warranty rep has changed 5 times since I purchased the home, which means I have to re-tell my story every time I connect with a new rep. The latest rep never answers the phone, never returns calls, and doesn't reply to emails. There is one project that was started and then abandoned, leaving me with a half painted garage door going on 8 months. Another warranty item was reviewed by sub-contractors but never followed up with. A third is given lip service and never taken seriously. I'm now convinced the warranty department exists in name only. They appear understaffed, underfunded, and ignored by subs and management. Their purpose seems to be to provide hope to prospective home purchasers while planning for warranty clients to get discouraged and give up. In my opinion, they are trying to "run out the clock."

I just closed on my house Friday and I walked into a complete and utter mess. They are literally still working on repairs in my house from the first and final walkthrough however they stated to my realtor all repairs were complete. Imagine walking in your brand new house after spending thousands and seeing a half done job. They made the house look worse than it did during the final walkthrough and I’m very disappointed. The Superintendent claims they will be done by Tuesday but for some reason I’m not trusting that. Somebody even used the microwave and left a tortilla chip inside. Do not build with these people. You will be left heartbroken.

So, this morning we were woken with all of our smoke detectors going off! We spent about 10 minutes running around, trying to figure out what was wrong, only to find water coming through one of the second floor smoke detectors. We bought this house brand new from Richmond American Homes in February of last year. I looked up the warranty book, and it said that the roofing warranty was for ‘lifetime’.
When I called their emergency number, no one answered, but I did get a call back 15 minutes later. The first words out of her mouth were “You are out of warranty”! So, I explained that this was on the second floor, so the greater probability was a leak in the roof, while she kept saying it could be a pipe, as she has seen pipes in attics before. She then said “anyway, I don’t have an emergency number for the roofing company, so it may be tomorrow morning before anyone can get out to go there”. When I asked about the water damage until then, she repeated that we are past warranty! So, if you are looking for a new home, please look at the warranty of your builders, especially if it is Richmond!!

Our home isn't even 4 yrs old and has needed over $20k in repairs because this builder uses the cheapest materials possible, literally. They bought a $1 stop valve instead of a $3 valve which has caused over $17k in damages. The garage door broke, again because of using the cheapest materials possible. The floor has soft spots and is raised in the kitchen. The wall is crooked. The bathroom door never shut and they were never successful at fixing it. The front of the house seems to have a leak behind the siding. We haven't even had this looked at yet, so we don't even know how much this is going to set us back. I do not recommend this builder. The windows are difficult to shut, we were told there isn't much they can do. We bought a new house with the hopes of curbing extra expenses in the next 10 years but that proved to be the wrong move with this builder.

Our home is not even 4 yrs old yet. It was a new build. Walls are not straight (visible without measuring), basement flooded causing 11k in damage from poor drainage and a sump pump not big enough for the home, the door frame around the side door is molding and falling apart, walls not fully painted, the door is so hard to open and you have push it hard to make sure it closes right, carpet fraying because it was cut too short. I'm extremely disappointed and would never recommend this builder to my worst enemy. We paid all this money to hear 'well it passed inspection'. Such **. Something needs to be done or we will have to go to higher ups.

Amount of hoops and loops Richmond warranty reps make you jump through, while I know it's in fact their own lack of care to get anything replaced is astonishing. Very old-fashioned company, unless management gets involved no one gives rats about your house issues. Vendors/Subcontractors always have parts and labor, but miscommunication on the part of Richmond employees is so bad and common that left hand doesn`t know what right hand is doing. It's been 9 months since April 2023 for simple damaged cabinet panel replacement and they failed 3 appts and still have no appt nor part available. Home Depot anyone?Should be simple but after 3 dozens of emails nothing is done.

They overpromised to lock you in and leave you homeless with delay after delay right before each new closing date! I hate what my family and I are going through waiting on our home! We purchased our new construction home in Florida and closed at the end of October 2022. We lived in Maryland during this process and it is apparent that many shortcuts were taken in the construction of our home. We have a warranty for a year on our home and have attempted to reach out to the warranty too many times to count. For one, they never answer the phone or return any phone calls as different voicemails indicate. We were eventually assigned a representative, Ashley, who came out to our home on two different occasions with promises of all the issues being resolved through the companies that Richmond works with.
We had issues with our windows being different, concrete not being leveled, expensive staircases being poorly constructed, different bathroom tile colors, holes in the wall, etc. I have filed claims with the Warranty company as well to no avail. The times they have actually come out they almost always, except once, come unprepared to do what we actually need done and have said they need to reschedule restarting the entire process.
We've even been in contact with someone higher up named Tyler, who assured us he would have everything handled for us and of course that has not happened either. He now never picks up his phone he provided us or calls back. This awful builder has numerous bad reviews and deservedly so. At this point they almost certainly are waiting out the remainder of our one year warranty so that they are not liable to fix any of the issues that are their fault.

This has been the worst experience with Richmond American homes. First my house took over a year to be completed; I was told it would be done in June or July, but I was not able to move in until November. The finance company did not communicate at all until they needed something from me but when I had questions I was Not given the time of day. After finally moving in the plug for my refrigerator wasn’t working and they did not fix it till days later. I had to run an extension cord through the kitchen just to use it. The fence that they put in is so ** and falling apart; it looks like a 10 year old child built it! The boards aren’t straight and some of the nails aren’t even attached to anything, also the posts are cracking and the boards are warping. I’m not sure why they chose to use such cheap ** materials but they are just wasted money because they don’t last for longer than six months!!! Seriously my mom could have done a better job!
After that I kept noticing more and more things wrong; one major thing is my front door frame is not level so there are major gaps in the door where bugs come in and water from the rain. Now I have water Damage and no one has come to fix it. I have now lived here 8 months, nothing has been fix and I’ve submitted so many tickets. What is the point of submitting tickets if they aren’t going to answer to them?! Richmond is looking at a lawsuit if they don’t do better; I’ve talked to many of my neighbors who are having the same issues with them. It’s so disappointing when you spend over half of a million dollars on a home that is falling apart.

A horrible experience. This company over-promised and undelivered and could care less what they do to the buyer. Breached contract 3 times, leaving us homeless days before closing. The lenders, agents and builders are all liars, do not communicate and now want to keep our deposit. The builder Monte said, it is what it is! I'm new to buying a house. This company was introduced to me by a trusted friend so I gave them the benefit of the doubt. I so wish I had looked up these reviews before working with these bottom tier builders. First of all, the house was finally "built" about 4 months after it was promised cutting into my kid's school year and completely screwing up all our plans. Not even an apology. They rushed and rushed us to sign on the bottom line then took their sweet time in communicating during the rest of the process. Sometimes they wouldn't respond for weeks.
The superintendent of the project changed hands several times which was another red flag. Friends were telling me this always happens in building a home so I looked the other way. The guy we got in the end was...unreliable. He was good about some things but ultimately wouldn't really act until we would force his hand. The contractors he would hire to do things like paint or put in carpet would do a terrible job, stuff I would rather just pay some teenager to do. Also, he was ALWAYS late to appointments, even as much as 45 minutes. Again, no apologies, just excuses.
Finally I thought I'd give them a chance to make things right by asking for them to throw in a free water softener. Again, they only complied once we made a lot of noise. To be fair, they did eventually agree, but it took more than it should have. I would give them a half star to add onto my score for that, but I can't. Worst company I've ever dealt with. The Electronic Arts of homes.

We have moved into our home about 6 months ago. We have found many things wrong with our home. We have never had our meeting with the warranty person as we were told would happen. We have many things that need addressed and we get no responses most the time and if we do we get the run around. We have Tile falling off our house along with many neighbors. We our garage trim that has never been fixed as we noticed before moving in. A hole in our back door at the bottom that bugs come in and out of. Our gutter has a hole in it. Our Cabinets that we spent tons of money on have many chips and never got touched up like we were told would. We have trim that still needs to be attached to the wall. And bathroom tile that's popping up. Richmond has really disappointed us with the quality work and lack of communication. Highly recommend using another builder.

This company is deceitful and unethical! They sold lots and built homes in Mesquite NV (Portobello) before lot lines were established. While under contract they negotiated with the city and reduced backyard sizes by 15-20%. Never notified buyers under contract. Once we signed to close we’ve been forgotten about. They’ve been around too long. They’re too big. And the customer is the last thing they care about. Check YouTube videos for more. Don’t patronize!!

Richmond American Homes built our home. I am disappointed due to the quality of their workmanship and the lack of holding their subcontractors accountable for the damage that they inflict on other parts of the home as they perform their particular trade. The punch list was about 42 items long when we inspected our home just prior to taking possession. We have submitted about 11 items for repair through the home warranty. The following are just a few examples of the workmanship and damage issues.
We have two cracks in our basement floor that are 1/4 inch wide because they didn't install re-bar prior to pouring the concrete and possibly didn't compact the soil properly. One crack is 11 yard long and the other is 7 yards long. The driveway concrete is higher than the garage floor concrete and so we have water that pools in the garage. We have a concrete pad that is pulling away from our house at the rear door of the garage because the soil wasn't compacted prior to pouring the concrete. We had concrete that was splattered against the exterior wall of our entryway by our front door that they have subsequently removed.
After re-routing a water pipe in our basement, concrete was poured in a 1' by 2' hole and later that same day another tradesman walked over it leaving deep footprints in the wet concrete. We have concrete splattered against our rear fence that they subsequently power washed off and still have concrete splattered on a door threshold and on the inside of our window wells. We have removed 150 gallons of pea gravel, large gravel, and concrete that was distributed throughout our yard so that we can plant grass and a garden.

Imagine being pulled into the middle of a dysfunctional family. That is what it is like to be buyer of a Richmond American Home. We contracted our home to be built in May 2022. The home was already applied for a permit from the county. We were then lead on a very difficult process of poor information, no information, finger-pointing, etc. for the next 6-months. We didn't know when we would be able to move into our home until approximately 2-weeks before. Since then we have been dealing with unfinished and poorly installed features in our home. We were so rushed into closing that RA didn't even have a crew properly and completely clean the home prior to move-in. We have 3 windows that do not match the other windows that we raised to the foreman in our pre-drywall walk-through. Here we are a 6-months post closing and the windows have not yet been replaced.
The warranty supervisor we are dealing with is uninterested or incapable of sending the right people with the right instructions on what items we still have on our punch list. While I love the design of our home (mostly because of the features we picked out, not the builder), the hassle of having to ride the builder to complete the job has largely robbed us of fully enjoying our new home. If we had sought these reviews in advance we would have gone another route in purchasing our new home. We regret doing business with RA and will tell everyone that will listen to us to never buy from them or really any big national builder since they all seem to have the same level of incompetence and lack of care for the buyer.

I’m circling back to my original review. I would like to give a positive review to the customer service department of Richmond, as they followed through with completing the multi list of items that were discovered on the walk-through. The majority of the subcontractors customer service departments had knowledgeable, and experienced representatives. If Richmond could get the same quality on the front end as they do on the backend (customer service.) their reputation would improve dramatically.

I have recently purchased a Richmond American home in the community of Thunder Bluff in Pahrump NV. and would like to share my experience. I purchased from out of town, so I had to count on my sales associate for how this home was constructed. I was told that during the home orientation, if I did notice anything, it would probably be only 3 or 4 items at most, and those items would be taken care of between the orientation and closing. He seemed sincere and I felt pretty good moving forward. Well, here came the day of orientation...I met with the superintendent who was in charge of the orientation walk through. We started in the kitchen, after 10 minutes I noticed about 5 items, obvious items... Scratched appliances, cracked cabinets, cracks in ceiling drywall.
I asked the builder who does their quality walk through, he said he did! I then asked him if he was going to help with identifying any items. At first, he took the stance of, no I'm only going to note it down and put blue tape on it. We continued our walk through, and he kept putting blue tape on items that I pointed out. After about 2 hours, he finally joined in and started marking items himself. After about 5 hours and dozens of items, we finally finished. He admitted during the walk, that a few of their subcontractors provided poor quality workmanship, but that is what he had to deal with. He actually said that this house was better than most...
I knew there was no way, they were going to take care of these items by closing. I was right, closing came and went and there are still dozens of items remaining. Now I have to go through customer service. I've submitted a request and 7 business days later, still no contact from a customer service rep. This home should have NEVER been scheduled for an orientation walk through. It is very obvious that Richmond American homes is more concerned with closings than they are with providing a quality product. I would not recommend this builder to anyone!!

If you are purchasing a home in Manor Texas, stay away from Richmond Carillon Homes. If I had to do it all over again I would have ran the other way. I have been living in this home for less than a month and there are many things that need to be repaired already. The homes are cheaply built, the general contractor has no idea what he is doing. I will name some of the problems that I am needing repaired: broken patio door (it doesn't lock), my neighbor has the same problem, they put in windows that didn't match, the cabinets have numerous scratches, being dark cabinets they show easily, they were not polished before I moved in so they look like second hand cabinets, the plaster is already peeling off the wall in the master bathroom and multiple places in the house, the siding on the back of my house the paint looks like a second grader did it, the lawn needs to be resodded, many sink holes throughout the back, side and front yard.
I have two windows in the house that need to be replaced seeping air through them, carpet is not leveled on the second floor, paint job in laundry room doesn't match, drain pipe for water softener pre-plumbing is not right, Culligan wouldn't install water softener because builder installed a 1/2 drain pipe coming from the wall instead of a 1 1/2 inch pipe, cabinet in kitchen is cracked needs to be replaced, kitchen sink is scratched up, flooring scratches easily. Not sure about the installation in the home, but I can hear my daughter in my downstairs bedroom and vice-versa when she is in the kitchen. The island side cabinet moves easily, the air conditioner cabinet on second floor they left junk all in the cabinet filthy, loose siding planks on side of house, they left trash on the rooftop, these are just some of the things. Stay away. For $555,000 (5 bedroom, 3 1/2 bath) not worth it at all.

Stairs fell in a month after we moved in. Cabinet doors are falling and others are now loose. Pantry shelves have collapsed. Doors and walls are uneven. That's just a few of growing issues. Some of my neighbors don't even have carpet yet and they are on year 2. Had I known this company would treat us this way BEFORE we purchased this home I would have brought an air mattress for far less and just slept in my truck. Beware!! They will love you like crazy until you sign that line on closing day. Afterwards it will be the hardest slap in your face you ever experienced. A very expensive one. Posting here because 1) I want to save somebody.. anybody... and 2) all other options have failed. Smh.

Horrible experience. We saw the home multiple times and we’re going back and forth on pricing. Finally agreed to a price, told them we could come in on Saturday at 3pm. Of course their main sales lady, Helen, said "No, you can come in Sunday. No rush…." Right! Just so she could sell it right from under us and make more money. They truly only care about their pockets, not their customers. I’d urge you to at least request a different sales agent other than Helen, she is shady and will absolutely sell the home before you sign if you take longer than a day and someone is willing to pay $10 more. Awful awful experience… Also go look up Richmond Homes on ConsumerAffairs. We may have actually dodged a bullet.

They make customers compete by revealing offers to others and bring in new conditions at the time when we are close on making an offer. They do lots of tricks with offers in email rather than written. It also looks like the customer facing folks hide details from their bosses by revealing customers who they prefer.

Wanted to buy new home. Had a few issues and company was fine with making promises to satisfy them, but they absolutely refused to put those promises into the 70 page contract. We walked away. No wonder there are so many negative reviews complaining about them not delivering on promises.

We had a horrible experience and were mislead by sales manager in Columbia, TN. She showed us the model and made us believe our kitchen would be like the model. As it was still in the process of being done we noticed it did not have soft close cabinets or the same amount of cabinets. She said she would have a set of drawers and a trash can pullout put in after closing. I agreed but had a terrible feeling about this house due to other things. We back out prior to our walkthrough due to feeling we were misled. They refuse to give us our $9,200 back claiming "Buyer remorse". Please they are new to Tennessee. DON'T BUY A RICHMOND AMERICAN HOME. They also put in a vent all the way through the wall for a ventless microwave.

Contracted to build a home with Richmond in Jan 22. Unfortunately, I was trapped into buying said home that I purchased under differing market conditions from initiation to when we closed. Several bad experiences along the way.
1) 3 sales people that were "managing" my build. Information trickled in occasionally until the final salesperson. The initial salesperson also violated my privacy by informing another potential home owner in the neighborhood my personal information (name, etc.) and I found out through a mutual friend that they knew I was building next to them.
2) The actual structural build process wasn't the worst part. The main super was decent and clear in comms when we did speak and always answered my questions.
3) The loan processor was inept. Attempted to tell me 2 hrs before closing we couldn't close because of an underwriting condition that SHE dropped the ball on but failed to tell me about even though I had been cleared through underwriting for WEEKS.
4) I closed with an INCOMPLETE home with the promise things would be resolved quickly. I was missing:
- Garage door openers- Shower glass doors/encasements
- Mirrors in all bathrooms
- Messed up kitchen backsplash that had to be fully demolished and redone
- Discovered live and uncapped electrical wires behind my demolished kitchen backsplash
- Damaged granite composite sink that still isn't fixed
- Damaged chunks of hardwood flooring that needs replaced in places
- Several un-square walls/corners
- demolished master bath to correct off-center plumbing
5) It's been 3 weeks since I closed and most major things are still lingering. It's clear that Richmond employs the lowest bidder trades and they bring un-skilled labor in to do a poor job. So poorly that it has to be demo'd and redone.
6) Then the PM aspect is a nightmare. No one can communicate times/days of when someone is going to show up to resolve issues. They just show up then complain if you aren't there to receive them. I have asked so many times for a basic plan and basic levels of communication so I can ensure I am at the home to receive them. It's pretty simple.
7) I would've backed out if I could've. I used my VA loan. Per the contract, I had incentive money to utilize how I saw fit. I initially chose to allocate it to the final purchase price of the home. I wanted to switch it to buy down my rate later on. Since the home came in appraised under the final purchase price... Richmond refused to allow me to buy down my rate and use my incentive the way I wanted to because it would've allowed me to walk from the home per VA regs. Criminal and forced tactics in ensuring they can continue to sell a poor product. I don't recommend ANYONE builds with these clowns ever. I certainly won't be.
Here I am 3 weeks in to my new home and can't get a clear plan nor answers/timelines on resolutions. I get it... industry is tough and supply is challenging at times. BASIC COMMUNICATION goes a long way in resolving most of these issues. Overally, poor quality homebuilder that traps you into contracts for their poor quality homes.

Closed on 10/27/22 on new home. We have had no cold water in the master bath, we now have cut out holes in our kitchen ceiling to repair plumbing. Tile needs to be redone and lighting fixture was full of water.

I really have a lot to complain about but I’ll focus on the most concerning things. I was told my home would be ready in August it is now September 27th and my home is nowhere near finished. I paid their mortgage company $1,000 to lock my interest rate which they told me would expire November 1st which would be fine considering my home would be ready in August but my house looks like could now be ready in December. So now I need to either come up with another $1,000 or allow my interest rate to increase from around 4% to what they offer at the moment.
I also became concerned when I noticed a wooden support beam that was split and was told that the house had already been inspected by their contracted inspector and was approved for next phase. I then asked if I could request my own inspector from the state for the next phases and they said no, that the only time I would be allowed this would be in the final walk through which is concerning because in the final walk-through, that split piece of wood would be very well covered. I call and do not get any answers and I get told I’ll receive a call back with all the answers I need and nothing, no callbacks ever.
I noticed that instead of cutting out holes in the wood for simple things like plumbing, it looks like someone didn’t cut the hole big enough and instead of recutting it allowing it to be a bigger hole to fit to size, it looks as if they had shoved the pipe through the hole because the wood is chipped almost as if an animal had chewed along the edges. At one point I noticed that the workers must have incorrectly measured where to cut a hole for something in our roof leaving multiple holes which I can assume will be patched but I do think a new home roof should not be having multiple patches, you patch things once they have been lived in not when you're creating a new structure, I worry this later down the road could cause leaks or other issues.
I understand they hire people to work and perhaps I happen to have gotten a sloppy crew working on my house however they have employees in their company that should hold them accountable as they are employing them and now my house is delayed and the quality is not even there for the long delay. This house that my family were so excited for has turned into a nightmare and I cannot imagine what would have happened if we had sold our current home, or if we had been in an apartment and ended a lease. I am very fortunate to still have a place to live in and am worried about what is yet to come of this home and I wake up and just don’t know why this company cannot just make it easy on their customers.

After dealing with this company for 7 months, I backed out of my contract. Very poor communication, walkthrough changed 4 times, project manager non existent. Once we got a final date for a walkthrough there was no power in the house, wrong dishwasher was installed, and the double oven was not replaced because of a dent in the handle. We had 4 people putting tape on walls for the painters, 2 days later nothing was done and half of the tape fell on the floor due to humidity because the house was left open. Do not sign with this company, all of the negative comments are true.

Their homes are so cheaply made, doesn’t complete the work. They only want the money not to give the customer a good product. We have had many incomplete work in the house, their response is sooo slow. Do not buy houses with them.

My name is Tyrel **, I began the build process of my home shortly after retiring from the U.S. Marine Core. This is my first home and Richmond has made the process into a complete nightmare. I closed on my home built by Richmond American Homes on the 28th of June. The home was not completed at the day of closing. Chris ** (General contractor) composed an IFC list that is supposed to be completed within 30 days of closing. There have been many text/emails between myself, the general contractor and warranty representatives to set up dates to have work completed those days came and went with nothing being completed.
After push back from Chris (General contractor) he said all IFC items would be done on 1 day scheduled for the 25th of July. The 25th arrived and only two of the ten items were completed leaving me with still an unfinished home affecting the livability of the home. I reported Richmond to the BBB for them not completing any work on 8/2. They replied to the BBB complaint 8/10 saying work was being scheduled to have completed. And a Customer representative called me asking not to post any social media complaints and that they had talk to everyone and were going to get everything done. I accepted their offer and believed they would complete the work.
It is now August 24th and I have been lead on with no completion of work. I am not able to wash clothes because our laundry room was never finished preventing the install of appliances. None of our bathrooms have privacy because of the lack of door handles. I also had a private home inspector inspect the home and he found many things wrong with the house like the sump pump not being operational which will cause the crawl space to flood. My fiancé will be moving into the home after our wedding on 10/13/22 and at this point the home is not livable for 1 person let alone 2 people. This is completely and utterly unprofessional. This is my first home and this is the experience Richmond has delivered. I would like help reporting the builder and highlight their unprofessionalism and utter disregard for their customers.

I would truly advise not to build with Richmond. They will build cheaper houses all around your block and let yours and several others just sit undone for weeks between doing anything on them and what they do is very minimal and poor quality. Basically, get cheap easy build houses built so they can get a quick profit. Save yourself a year of heartbreak and go with someone else. 10 months and counting no wiring, no closing date, no real completion date and we were supposed to move in July.
The block next to us, started after our street, started after our foundation was already in place for 4 months, and most of the block has people living on it. Excuse after excuse, about how they can't keep crews, the block next to us is Richmond as well. They do not seem to have a problem keeping people. My realtor has been doing this for over 20 years including recent builds and has never seen such poor building ever. We are very sorry we started this process with them and you will most likely be as well.

This is the worst builder I have ever dealt with. I closed on my home with a promise unfinished items would be completed with 30 days after closing. It is now almost 2 months later, and nothing has been completed. I’m constantly reaching out; I have been rescheduled 4 times and nothing. One of my rooms does not get any air flow to it so the room is deathly hot. The warranty people came out and stated they cannot do anything because the AC is working however there is still NO air flowing in that room. My front door is broken, I have no doorknobs installed, paint job is horrible, trimming is not connected. I will never recommend Richmond to anyone.

The absolute shoddiest home I ever purchased. No quality control of any kind. Broken doors, broken window, unfinished items from original punch list. No towel or toilet paper holders, wrong sink fixture, no 50 AMP outlet as ordered. Too many to mention here.

I only rated them so highly because there was no option for zero. We unfortunately bought a house from these criminals. Within 18 days of living here our master bath shower nozzle shot off the wall and flooded our bathroom. After calling an emergency plumber as our superintendent told us to do because of the current flood at the time it was determined that this occurred due to faulty installation. Richmond American Homes still to this day had not resolved the issue. Although something is finally scheduled to get it done it was like pulling teeth from a pissed off crocodile.
This is just the biggest issue right now out of at least 30, maybe more. So since I no one would ever respond or do anything I got on social media on their Facebook page and began commenting on their posts about a few issues with our house. Then they decided to report me to Facebook and blocked me. So instead of them taking responsibility and treating me like a customer, in true Richmond fashion they doubled down and sent me a crap response.

We Just Got a New home!!! In May 2022. We paid premium for Kitchen noise reduction, and Carpet a good pad. Kitchen is terrible. Most of the drawers are broken or bent. And is not only that texture paint windows sliding door Garage door. These is terrible. When I call the super only said I'm working only or sub. Do not answer the phone. That ridiculous answers. We paid a lot of Money to get this this. PS. If there are more people let's complaint. This Builders is the worse.

It's been 9 months and we are gracefully bowing out of the fight...The stress, lack of integrity, lack of communication, lack of transparency, and lack of movement on our home build with Richmond is just too much for me. My gut tells me that all those lacks will produce a lackluster home and that is just too big of a $357,000 pill to swallow. At the end of the day they get what they want which is to sell this home for 100k more than what we signed for 9 months ago and keep our earnest money.
I do not recommend Richmond American to anyone!! I pray that someday their treachery will stop. You don't have to lie to people to get their money. Just be communicative and honest. We Aren't making a big deal that we were told by our sales agent that our home will be built-in 5 months. "Which made us chose them over KB". Every month after that 5 months as long as she kept us informed of what was going on I was satisfied. But for 6 weeks now we have not received a single update from any superintendent about what is going on with our home and for months it has sat in the same phase, getting vandalized over and over again and that is UNSAT.

Updated on 07/26/2022: Omg! The worse decision ever!!!! Please I beg of you DO NOT I REPEAT DO NOT BUILD WITH THEM. These people lack integrity, ethics, they will say whatever to get you to sign in the dotted line. I’ve been dealing with them since October of 2021. I was promised it would only take 6 to 7 months at the latest to build our home. Boy that was the first lie. We are going through a VA loan so I was told what we had to put down and that was it so we paid that amount. I asked the question is this it because I don’t want to get to the closing table and then you ask for more money. “No ma’am that’s it. The only additional money you’ll have to pay is if you go over the cap at the HOME GALLERY. You’ll be required to write a check right there on the spot." Well lie number 2.
Just recently company to try and get more money from me and my husband. I was also told we’d receive weekly check-ins every Friday. That happen maybe 3 or 4 times. Because they can’t seem to keep a superintendent long enough to finish a project; lie number 3. So week after week there’s a new excuse as to why we haven’t received our weekly check-in. From "oh that super is no longer with us" to "we are still waiting for a new super" to "this super is on leave" or "the new super said he doesn’t have time to make check in calls." So I’m constantly reaching out my husband my realtor trying to find out any progress in the property. As we continue to make pop up visits to the property.
Finally the slab was poured. The slab sat for months and months no movement. During this time we continued to make visits to the property. I advised the sales person Jennifer that there was a huge crack in the lanai and a crack in the foundation from the great room to the kitchen. I continued to address these concerns and I was lied to over and over again it would be addressed. This was by Jennifer and the superintendent for the moment it would be fixed. I was told not sure when it would be resolved but it would which logically you’d think that would’ve been addressed before framing; which now it’s structural. Never was so here we are at framing.
We were told time and time again that pre drywall we can have an inspector come out during that walkthrough which we did. More things were brought to the attention of the super as well as the sales person again assured these issues would be addressed. Like we had digs in the roofing, no flasher, spacing of the landing of the stairs where the person who laid it measured incorrectly and left a big gap, the a/c was on the wrong side of the house plus there was a hole in the wall of dining room for no reason, along with hvac piping in the great room which it wasn’t supposed to be (which the superintendent didn’t even realize my husband did). The lanai has huge waves in the cement. Not only did I verbalize the concerns but they received a copy of the inspector report.
During this walkthrough we were told that the now superintendent will be leaving and going back to where he was originally and a new super would be coming in and that this walkthrough would be out check in for that week. Well when the new super came in we never heard from him. I texted, called and I was told my Jennifer ** on one occasion that he was supposed to do the calls but he said he didn’t have time and he’ll do it next week. Well that time never came. I continued to reach out and then Jennifer got radio silent as well. So much so it has been weeks since I got an update. Still periodically looking in on the property.
So one Sunday I went up to the Panther Creek office to be greeted by Dalia. I told her what was going on. She said to me that she has taken over some of Jennifer’s account and I just so happened to be one of them. She tried to tell me that she called to notify everyone in that list but she didn’t call me or my husband. She then took down my number and gave me a card and said she’d be my new point of contact. I was also told that Jennifer took a leave of absence and no one told her buyers. Another lack of communication.
I’ve gone back and forth with Dalia. Sent her the inspector report as well seeing that she didn’t have a record of it; which is interesting in itself and she said she’d get a copy to John. Why isn’t that the left hand doesn’t communicate with the right? So after call after call Dalia suggested that we meet with John and address our concerns which we did. Doing all of this we are still waiting in windows. She finally got a day from John were he would be willing to meet with us so we go through the house and we discuss our concerns. She also told me the windows were in which we already knew because we went by the house.
In this same meeting I’m told that there’s probably nothing they can do about the lanai because it’s too late in the game in essence. Imagine my surprise especially when this was something I continuously told my so-called sales person Jennifer at the time and now Dalia. So I’m beyond annoyed he tells me that they maybe be able to basically to fix but it won’t match and it still won’t be perfect. How do I get penalized for your mistakes? John assured us our concerns would be addressed but honestly no one seems to be men our women if their word.
Then I’m this visit we hear we are waiting on drywall so we don’t know when we will get to closing but even once drywall is in it will be another 50-60 before you can even close. During this time we continue to do everything we are required to do but met with resistance the whole though. Let’s also not forget that during this time frame I called Richmond and spoke to operator #19 to address my complaints and I was met with another lie that someone would call me back. It never happened. Just like a lot of promises Richmond makes.
Here we are almost 10 months into a home building process that we lied to would only take 6 months with 7 months at the latest. During these months my lender trying contacting your company so they could fulfill their duties as the lender and got nothing but the runaround just like I have. Trying to lie and say we haven’t been in compliance which we have trying to raise the pricing of the property to get more money out of us. Attempting to terminate our contract with no grounds to do so all so you can sell the property for more money.
Now a month before we are “supposed to close” they now have switched the color scheme of our home. When we meet with Jennifer we selected color scheme 1 which was coastal Sage the body of the house. I just recently found out a few days ago they changed their color schemes and that Jennifer had us selecting from an old selection. So now our house is gray. Which even based on the new color scheme is nowhere near the actually citing in the house. Which by the way we came by the house and saw this incorrect color on our home my husband asked the super and we were told “oh it’s because of the change in manufacturer and sometimes the colors are slightly off”. Well newsflash our house it’s just slightly off. It’s in another color. Sage is a green. We have a gray home. Please someone explain this and to be told I’m not sure if anything can be done.
This has been the worse experience I’ve ever had. The most frustrating part is to be lied to in your face after being my concerns to the forefront because I read reviews and I regret not heeding the word of those that had less that pleasurable experiences before me. However, I’d hate for anyone to go through what I’ve gone through so far or worse. Another fun fact I find it rather interesting that people who work for Richmond homes won’t even build with them. That should say A LOT.
Not to mention I showed my new salesperson the contract that shows the discrepancy in my color scheme. It’s funny because the offer set color schemes and what on my contract isn’t even one they offer together which is a clear indication they screwed up but instead they won’t take accountability, responsibility and lack integrity. On top of that my sales person Dalia said from her own mouth my house looks more like a gray and not sage. These people are the WORSE. DON’T WASTE YOUR TIME.
Original Review: Omg! This has been one of the most stressful experiencing I’ve ever had in life. We purchased our contract back in October 2021. We were assured our home would be completed in June. At the latest early July. Clearly this isn’t the case. From the beginning with spring down to picking everything out for the house was a breeze, going over the layout of our home all went perfect. Then everything took a turn for the worse. They have had superintendent after superintendent leave or move someone else. We were promised weekly check ins about the progress of the property but I can count them in one hand how many times we actually got updates.
We did our pre drywall visit on April 27th with our own inspector. A number of things needed to be corrected but assured they’d be addressed. It’s been a month and a half and no one contacted us with an update. It took me reaching out to my point of contact Jennifer over and over again to find out she took a leave of absence. The last thing she told me was the new superintendent decided that he was too busy to do the check ins with the buyers and he’d do that the following week. Well that came and went and of course never happened.
This new superintendent took over supposedly right after my pre drywall walkthrough and I’ve yet to hear a word from this person. So unfortunately I’ve had to just make pop up visits to property to see where the progress was. Still of course trying to reach out to Richmond. I called. Asked to speak to someone about the lack of communication and the progress of my home. At that time I spoke to operator 19 who supposedly took a message and said someone would call me back in 3 business days which was on May 26th. Guess what???? You guessed it. No one called me back.
So two weeks ago I decided to make another pop up visit and stop by the office to speak with Jennifer and that’s when I found out that she currently is on a leave. Keep in mind I’ve text, plus called and not to mention my realtor called not once she did say she was on leave. She never said a word. So now when I go into the office I get greeted by the person that took over for Jennifer. I’m sitting in disbelief that no one felt a need to let buyers know that our point of contact changed. I then get asked by Dalia “You didn’t get a call from me? Wow that’s weird!” Hello it’s a cellphone with caller ID, I think I’d know if you called me. Nope because you didn’t. Conveniently you tell me I didn’t leave a message. Your number is nowhere on my caller ID.
So moving along in the conversation I’m readdressing my concerns and issues and being told the new super is probably just going in and fixing whatever concerned I addressed before. Again you’re assuming because there is no communication on anyone’s part but you can’t tell me what progress is made because you haven’t gotten an update from the super. I’ve been given nothing but the runaround since I signed this contract. The frustrating part is I read some scary reviews and I addressed those before signing anything and was reassured but clearly I was lied to from the jump.
To this day I’m still waiting to hear from John this oh so professional full of knowledge super to even given me a call. Listen people. FIND ANOTHER BUILDER!!!! DO NOT I REPEAT DO NOT TRADE PLACES WITH ME. Sad to say the same weekend I did another pop up there was a new report done about Richmond in another subdividing in my city about forcing people to complete closing when things aren’t even complete. This is WRONG ON SO MANY LEVELS. THEY ARE JUST TALKING ADVANTAGE OF PEOPLE. Shame on you!!!!

I went under contract on a new build with Richmond in October 2021. I was hesitant because I couldn't lock in an interest rate until I had a closing date. I was told by the rep that I would have a closing date by March or early April. By early June, I still did not have a closing date. Due to the doubling of the interest rate in that time, I was priced out of the home. The mortgage had increased by $1,000 a month. I reached out to ask if Richmond would help with rate lock extension since the build was delayed. The rep simply emailed back to say that buying a new build was risky and the buyer assumed that risk.
I finally let Richmond know that although a difficult decision, it was no longer financially feasible for me to purchase the house and that I needed to terminate the contract. I knew I would lose my earnest deposit, but the cost of paying for the rate lock extension and housing extensions was going to exceed the earnest deposit cost. Weeks went by and I received a call from Corporate asking why I wanted to terminate and asking if there was anything they could do, such as help with the rate lock extension. My original request had been ignored for weeks. Had my request been addressed when I originally asked, their offer of help might have made a difference and allowed for me to move forward with the purchase. By the point they called, I assumed my contract had been terminated. As such, I had moved forward with a lease on another location.
I explained all of this to Allie ** in their sales office. She initially seemed upset that this had been handled so poorly. My realtor had asked if they would consider giving me even half of my earnest deposit back. I was told no, yet they keep telling me that this house already has $70,000 in equity. They are telling me they will sell it and get an additional $70k over what I was going to pay, but they won't return the deposit.
At first Allie ** said that if I went to an outside lender and got a letter saying I no longer qualified (which was a possibility with an outside lender given that I wouldn't have the benefit of the incentive given to me if I used Richmond's lender and interest rates now are even higher), then she would give me back my deposit. Less than 24-hours later, she called to tell me never mind, that wasn't the case. I had come to terms with losing my earnest deposit. It was simply cruel to have someone suggest that I could get it back and then change their mind. I understand that a new build is risky. We are also in an economic upheaval that was not expected. When I told the rep Wells Bibo back in October that I was worried interest rates would rise, he told me, "there is no way they will go over 4%."
Richmond also never disclosed that the house was located right next to fracking sites. I found out by stumbling across a news article. When I asked Richmond about it, they said that they don't have any responsibility to disclose that info. My mother had pancreatic cancer and I am at high risk for cancer due to a genetic mutation. I explained this to Richmond and was told that I could walk away from the house but I would lose my deposit. Again, they operate in a way that puts all of the responsibility on the buyer.
After deciding to terminate the contract, many people in that neighborhood told me that they had heard nothing but horror stories about Richmond. Their poor business practices resulted in financial harm to me, and they come out unscathed -- in fact they will now make even more on the house that isn't even complete yet.

We are still under warranty, and they won't do anything even though the water in my backyard has formed a pond. My local warranty contact was fine but the emergency contact lady was very rude and had a very bad attitude when I called. (If your job named after emergency contact, you have to expect people call after hours!) Right now my HVAC system is partially under water now.

They are all yes men!!! Say yes but never follow thru. Run for your life. Do not buy from them. My backyard is eroding into pond behind my house and they keep adding sod and dirt that washes away as soon as it rains. My warranty guy will not return my calls. Do not waste your had earned money!!

The worst decision we've ever made in our lives was buying a new home from Richmond. Don't do it! They lie and lie and then after that they lie some more. They obviously train their employees to mislead the customers at every possible chance.

Honestly, I felt like I had a great relationship with Richmond early on. I received add-ons at their expense due to city regulations. I was really happy with my purchase at this point. However, when it came to closing, that is when everything took a turn. The day I closed there was still a handful of items that needed to be completed. Not to mention Richmond decided to slope my grading in my backyard the day of closing. Myself and my neighbors were under the assumption that a retaining wall would be put in due to the elevation difference between neighborhoods. Richmond started the retaining wall on the first four homes in my community and then decided at some point decided it wasn't necessary to continue with the other homes and would slope the other yards 4-8 degrees. I am extremely disappointed with this. I would of loved Richmond to be transparent with me about this.
Based off the reviews I read, it's the biggest thing Richmond struggles with once the homes are completed, because they know they have purchase agreement that is favorable for them to pull this **. Especially if the city will buy off on it. Instead of keeping what was verbally committed to the community they rather have their paying customers deal with their short comings because they know at some point they can brush it off long enough it will no longer be their issue. Had they been upfront with me about this I would of totally been happy with this whole process. I just feel like in the end my neighbors and I got burned. Anyone that reads this review... make sure anything Richmond says they will do, make sure they get it in writing somewhere in your purchase agreement... because they will change certain things at their discretion if they can get an inspector to pass it off. It's sad, because overall I would of been happy if it wasn't for the end experience.

I signed a contract that was contingent on financing in November 2021. They approved me initially, and said my home would be finished by Feb 2022. They kept pushing the date back, finally got a closing notice for April 28, and then the underwriter for their preferred lender told me I no longer qualified due to interest rates going up astronomically, despite me getting my credit up and paying off my loans. Since my contract was contingent on financing, when I was declined the loan, I requested my $3500 deposit be returned to me, and Richmond Homes denied, stating I was in default and it’s my fault I can’t get approved. Now no one will contact me back about returning my deposit. This is completely against their contract and illegal.

Our fireplace will not work anymore. We've only been living here for not quite three years. This was a new build. Had to call a fireplace company to come look at it. Turns out, we were given the cheapest contractor grade fireplace. They put the wrong wiring in it, didn't insulate where the gas line is, so cold air was coming in and we could have had mice getting into the house. Then when the guy went outside to look at the vent, the fireplace installers never pulled the ventilation hose out far enough. The vent is not flush on the house or sealed. We had carbon monoxide coming back in! How did this pass inspection??
We also have drywall problems. Where the drywall on the ceiling meets the drywall on the wall it's buckling and cracking. We have this in the hall bathroom, outside the powder room and in our walk-in closet. The main bedroom bathroom floor grout has cracked and come out. Not happy with the quality of work. We paid a lot of money and at least expect our house to hold up longer than two and a half years.

Very poor communication, they do not keep their word on repairs that the home needs. 3 months Into home and repairs still not complete. Not happy at all. This will be the last time ever buying a Richmond home...

While purchasing my home in Owings Mills, I found my Sales Associate very knowledgeable. From the very beginning to the very end she looked out for what worked best for my family. My experience was the best I could have asked for. The construction process was a little difficult due to back orders of material, but it was all resolved in the end. I am very happy with my new home.

They can't do caulking right. The floors are squeaky everywhere. Wooden ceilings are dirty and not cleanable, like someone walked on them. Doors and windows are installed incorrectly. HVAC and ducts require rework.

They made promises they decided not to keep and made sure to let me know I could leave (since they could make more if I left in this market). They guaranteed that their price would appraise and when it didn’t they tried to push me out of the house instead of giving me more time to cover the difference. I also got a flat while driving down a road full of construction on the street. They say that the damage they do as a side effect of construction is not their responsibility.

Had a terrible home buying experience with them. They were unprofessional and pompous. They would routinely blow off scheduled appointments with no notice or remorse. Then when you reschedule they blow you off again and then expect you to grovel in an effort to receive their “valuable” time. If you like being treated like a second class citizen and are ok with being a wet noodle, even when you are the customer, Richmond American is the company for you.

We’ve had the worst experience with Richmond American Homes. They were known for the quality of their work once upon a time. Unfortunately it’s no longer about quality but quantity. How many homes can they close at the expense of the Homeowners. They hire contractors that have no pride or integrity when it comes to building these homes that are overpriced. We currently have several issues that need to be addressed. Our bathtub surround has a loose two by four. Our paint is hideous. Some walls weren’t even painted. Our exterior paint is also unfinished. Our carpet has nails exposed. Our floors are separating and chipped. Appliances are scratched. Wood trim is unfinished throughout our home.
This is our brand new home and we’re dealing with all of these issues. Their Sales associates, project managers and home warranty rep they all lack integrity. I don’t know how anyone could look past all of the issues that we’re dealing with and say that it’s normal They aren’t willing to do or take care of anything. DO not purchase a Richmond American Home unless you want to be disappointed.

Richmond American Homes only cares about stealing our money and leaving us with a poorly built home. Everything from our doors falling off the hinges, luxury tiles already peeling, carpet tacks injuring our toddler, windows cracking, appliances not working, concrete fully cracking and the list goes on! We have only been living in our home for two months and this house is literally falling apart. Most of these issues existed prior to closing but they had us closed anyway. They are not responsive and have not sent anyone to come fix our issues.
We don’t expect perfection but at least give us a quality home that we paid so much for. We are completely disgusted with this company’s practice and the fact that they can get away with it is unbelievable. They also have incompetent people supervising these homes. There was a strong gas leak in our home and the superintendent told us that it was normal. He put our family at risk with his incompetency and that was just the start. Do not trust this builder. Run!

Warped walls. Spotty paint (dozens of black greasy fingerprints everywhere). The entire house flooring is littered with paint/grout/concrete residue/and floor glue. The archways are cracking. The cabinet doors are all warping (we can't even close some of them). The oven enclosure frame is split in multiple places. Baseboards that resemble a roller coaster due to warping. Carpet tack strips that are poking through (both my children and my wife have been injured from them). Pieces of the sliding glass door have fallen off. The luxury tile that we paid extra for is uneven/missing grout/sharp points sticking out/painted over/improperly sized tiles to the point that they filled in extra grout to cover their mistake/cracked door frames.
Wrong color paint schemes/paint globbed in areas so badly it looks like cake frosting/cracked glass chandelier/holes around the light fixtures and outlets/paint all over our stone pavers in the entry way and driveway/several locations missing caulking/missing support for the granite counter top (the support pieces were left on our countertop with a promise to install them), and to top it off…our backyard is exposed as we still have not received our RV gate (because they installed a 4 foot pedestrian gate by mistake, then ripped it out and never came back). Lastly they came out, tore out our shower glass wall...then left. It has been almost 2 weeks with no response or shower! The bugs are eating my son alive, the ones that are coming through the torn ductwork in the ceiling.

It's totally ridiculous that they can do customers who trust them to build their dream homes. I have so many non-compliant issues as well as undersized HVAC system and many others complaints, which all their contractors do is downplay what your reports state. CRIMINALS are what they are. We were having a home built. We ended up opting out before the slab was even laid. They con you. We were asked to put down $25K deposit, which we did. Stated we were cash buyers so they asked for another $25K even though we had shown them proof of funds. We were not willing to put that amount down on a property that hadn't even been started. If we had been getting finance, they would only be $25K. There were so many other problems, including home gallery. We were made to get there at 8.30 am, even though we were 3.5 hours away and they would not slide the appointment up to a later start, stating it would take all day. It took 3 hours, so we were out before noon. We decided to get out after seeing other reviews.
Buyer beware, all they want is your money and they make more money from their finance side. Cash buyers are treated with disrespect. They forget that a few years ago, they would be falling over themselves to get a cash buyer. Not now, because they make so much more money from their finance company. I could add so much more. Upgrades are costly, if you want a half decent house, expect to pay $30-40K more than their advertised price.

I don’t even know where to began. We are 8 months post close and our house is junk, from heater breaking 2xs, to avoid breaking 2x, to breakers blowing and being replaced with ones that “will not pass code”, to nails coming out of door frames, to floors squeaking like the house is 59 years old, to windows being replaced and not matching, to concrete getting botched, to cabinets peeling, to paint running right off of walls, to toilets breaking, to granite not even, to carpet tearing, to garage door sounding like it’s going to fall off the trim, to front and garage door frames being cracked in half, to door hardware not fitting doors, to a master bath vent knocking with a mile of wind outside. I am losing my mind. Heck I know I’m missing a lot but that’s what is current at this moment. We have already had to have cabinets replaced and kitchen flooring replaced to not fix any problems.
This builder will take your money and never turn back. The thing that us customers putting our life’s earnings into a NEW home means being delivered a far from park home. Hell if I wanted to fix things on my own I would not have purchased a NEW HOME! 8 months of pure HELL with no end in sight! Warranty workers could care less about the product they are delivering. They give excuse after excuse as to why we should accept their botched product.

I bought my house at the end of last August and they are still working on stuff that did not get done that was found in the walkthrough. My service rep. is Aaron. He will not call or text me or respond to anything I need answers to. When he does happen to send me an email he writes like I’m an incompetent woman or a 5 years old. I am a single mom of 2 boys. When making appointments for trades to come, he does not get in contact with me to see if a day/time works. He has an appointment when my son has a dental cleaning and now meet the teacher. I’m absolutely appalled at what is going on with my house. He emailed me and asked if I had a mirror in my bathroom…huh??? Since they started to replace my vanity months ago…I went without sinks in my master bathroom for over a month, he tried to get everyone needed to get everything replaced and put back together.
The last time a few weeks ago he mixed up the trade situation again and I had the plumber come to take off the sinks that I haven’t had for months. That day I got my sinks put back in because I demanded. That day the counter people did not come, but the mirror company did, my mirror was removed. Now for the last couple of weeks I have had I giant mirror leaned against my wall. I expressed my concerns to Aaron about it being a hazard with no response. I have 2 young boys, a dog and cats. Anything can knock it over. Today it was supposed to get fixed, I got the new vanity put in, but the people who replace the glass did not come.
Another situation I’m stuck in now it’s that I called in an emergency service request because my ceiling was working. He was supposed to call me, but nope a company just came to cut a giant square in my ceiling above my bed in my master bedroom and covered it with heavy duty plastic. I get a quick email from him saying another company was coming yesterday, I kindly responded to that email saying I had an appointment that I couldn’t cancel and my boys had counseling. He never responded back…
Well, now today the plastic is filled with water. I tried to get ahold of Aaron, nope (he does not answer my calls or respond to me). I called in an emergency and they told me to call the main number that no one answers. Well in their message they say to hang up and call the emergency/after hours line, but they can help me during the day. I am sent in circles and circles and absolutely nothing is getting done. Well, here I sit in my room with a mirror leaning against my wall and a leaking ceiling (that they cut the drywall on). I’m so frustrated and I don’t know who or how to get ahold of anyone who could help me. I just need help!

We put earner money on a new build Richmond American home in December of 2020, with the repeated assurance of our salesperson that since the lot was already permitted, we would be IN the home June 1. Well, it’s July 2 and the home still isn’t even framed. Richmond is evasive and uncooperative and refuses to provide any dates for any phases of construction or completion. They won’t even give an anticipated month for framing!
If you enjoy living in Airbnb’s and not having a home address for indefinite amounts of time, Richmond is your company. Beware! We noticed the company has two years to actually deliver your new home. The salesperson will tell you whatever you want to hear, but it’s that one little line that you need to be aware of. We even mentioned it to the salesperson and he scoffed and quickly assured us “that just never happens.” Let me be the one to tell you, you won’t get that house or a timeline. You’re going to live in limbo with Richmond refusing to cooperate. Buy elsewhere.

RA is the worst builder we have ever come across. They want you to pay over $1M for their home but believe they can take shortcuts and do sub-par work. There are too many issues from plumbing to electrical. Once you close they don’t care about following through on their promises or making repairs for their shoddy work. The supers don’t watch what their trades are doing. I’m fact I went to check on our house during construction one day and one of the trades had his young child (probably 10-12 years old) working on site. I let the sales rep know in the office.

I have a home in Lake Elsinore, CA / Lake Ridge. I have ask, called my association for a contact number for this company just to get a floor plan or blueprint of my home, to this day they have not called nor contacted me for something this simple, when you try to fill out a form online it can't get though for your "STREET NUMBER" will not work or when you try to chat live nothing happens. Does this company even exist?

I'm very disappointed in the quality of the home I purchased in Henderson, NV (Cadence Community). I purchased my residence in mid May of 2020. In the thirteen months we've been there we needed repairs on our shower door a couple of times, faucets, our oven was out of order and unable to use for almost 2 months, doors realigned. We needed repairs of drywall, taping let loose and painting also the gas valve outside the house service. The large shelve in the walk in closet completely fill out of the wall to the floor plus a few other little things. (These were all covered at no cost to us just our time and in convenience) But on the 31st day after we been there a year the air conditioner broke and needed repairs. The part was covered which is $25 if bought on Amazon.
We had to pay the labor of $239.00 and told we were out of warranty by 31 days. I believe that air conditioners should last a lot longer the 13 months with what new homes cost. It's one of the major main components of a home. If not the main one in Nevada housing. We are very disappointed in Richmond Homes at this point and we are aware that they didn't make the air conditioner but should stand by the products or get better vendors not the cheapest that they put in their homes. 13 MONTHS AND NO AIR. UNACCEPTABLE.

My experience building a home with Richmond started out okay, but very quickly turned into a god awful process. When we moved into the house there was dirt and glass (where a window had been broken out during construction) everywhere. I can't imagine selling a house to someone and delivering it in the condition that Richmond is apparently okay with. Several things were unfinished or forgotten. I'm still dealing with trying to get some of these repaired/replaced 2 months later, and this has been the worst part of the process. Contractors show up having no idea what they're there for and then proceed to do a half-ass job of fixing it. I've already had several repeat visits for repairs on the same things, and am still waiting for someone to come do it correctly. Oh, not to mention the house was hit (while we were in it, after moving it) by a lift while they were inspecting the neighbor's house. Absolute clown shoes.

This home is a 100’ home. It looks great from 100’ feet away. But the attention to detail and care taken in building this home are just not there. If you like having misaligned fixtures, and poorly installed trim, floors and appliances, this is your builder. To top that off, the treatment and respect shown to customers that are buying $500,000+ homes was abysmal. From start to finish we felt like there was always some new issue that was either being completely ignored or that we were being talked to like we were too stupid to understand the intricacies of home construction. Many of the issues we brought up were met with “that’s construction” and laughter.
I spent 11 years in the military serving in several locations and being subjected to hateful and disrespectful people. I never expected to receive that same disdain here. I’ve worked in the construction industry as a laborer and a Project manager, so I understand what good work is and I understand how to treat people. These are both things that Richmond American Homes doesn’t seem to know, or maybe they’ve forgotten. I know that the world is in a crazy time with the building of new homes being at an all-time high, and materials being in short supply, but this is no excuse for cut corners and sub-par work.
I would have rather had Richmond push the closing date by a few months and do a good job, than to receive a rushed pile of crap. The money spent fixing issues that should have been done right the first time, is all money wasted. If asked today if I would still buy a Richmond home, I’d say “no” and I would never recommend it to anyone else. My last home was a Lennar, and thanks to this, my next home will be a Lennar.

Their superintendents can’t manage the construction. They con you out of earnest and never gubernatorial you direct answers. How are they still in business in Colorado? Find another builder or you will have a below average built home with the roof crumbling down.

I own the Moonstone model that I closed on June 29th 2020 with Richmond American. The sales process was good, the layout of the house excellent, even the overall quality is good. We are within our year warranty and we were supposed to have our set reviews of what needed to be fixed. SILENCE. The company doesn't reach out, and we have an open warranty issue that has been months since we have heard anything.
They seem so far to be the builder that will wow you with service upfront, pay attention to you 30 days in, and move on and forget your name after that time frame. On going customer service is hard to come by. Left messages, use the website to log issues, text the superintendent of the neighborhood and messages are just ignored. Sad because the home itself and for the most part the buying experience was great, but I don't recommend to anyone that is looking. Check their competitors because the reputation has to be better than RA's.

After deciding we wanted to build a new-construction home in Colorado, we chose Richmond American. After choosing a lot, paying earnest money, and making all of our selections with the design center, we got a call stating the permit on our house was “indefinitely on hold.” We got this call about 3-4 weeks after our projected time to start building. Turns out there was an issue with a plugged gas well, which is apparently common in Colorado. The sales team offered us all of our earnest money back and to look at other houses they were already building with our chosen floor-plan (meaning we had no say on design center features).
Being unfamiliar with this plugged gas well issue, we did some google searching and on our first try we found multiple news outlet websites stating this issue on the street of our chosen lot… from a year previously. Although the sales staff at Richmond were very nice and helpful throughout the entire process from beginning to end, and we can’t be sure, we are now thinking that they may have known about this issue without disclosing it to us.
It also took a long time to get notice when the permits were meant to be pulled weeks earlier. Since this issue was present last year and after being “fixed” and had another issue so soon after, we decided to get a refund and terminate our contract. We received all of our earnest money back about 2 weeks later and decided not to move forward with a new-build. I advise everyone considering working with new-construction builders to look up the street of your proposed new home for any issues that could hold up permitting or could cause issues down the line.

The entire process with RAH was frustrating. The sales team says what you want to hear. If you want to have anything close to a quality end product be prepared to be onsite weekly to inspect the work yourself. Attention to detail will not happen by the sub-contractors, and the superintendents have too many homes to cover to be able to adequately catch the errors in the build process.
Pre Move in - be sure to have a flexible close date because anything you find that is incomplete or not done correctly during the pre-close walkthrough, will likely not be finished by the close date. If you dont have them fix it before close - you will be faced with routine delays, excuses or reasons why it can't be fixed. Holding out on closing is your only leverage -- Dont give it up. Hire a quality craftsman to inspect your home and give you input if dont have experience with construction - they will catch things you won't notice. Warranty work - keep detailed notes and document everything. Inspect the warranty work being done. Fully 50% of the time a repair was made - it either caused more damage or had to be redone. Dont be pressured into signing off on work.

First, I will say we went with another company to build a home. We were going to go with Richmond American homes, but with the experience we had we walked away. We dealt with Anthony in a Goodyear community. He seemed professional and nice at first, but soon it was apparent he didn’t care about us, just the sale. We were going to use their preferred lender because they would pay closing costs. The lender was impossible to get ahold of. Could care less and had no urgency. Anthony sold us on a lot and urged us to get pre-qualified immediately to get it. Well we tried to but Janelle at their lending company took days to get back to us and then days more to get back to Anthony. In that time Anthony sold the lot to someone else.
The lender was a joke. I tried to get ahold of her so many times. She didn’t care. So then we looked at another community because that one was sold out. They said it would be opening in a few months so we thought we’d wait because we liked the house. Then they kept pushing back the opening for that community. It just seems like this company is an unorganized mess. I’m so glad it ended up not working out and went with another builder. We were able to get pre-qualified immediately and get what we wanted. I have a feeling it would have been a nightmare with Richmond American.

We were looking at buying a new built but the agent we were working with treated us as he was doing a favor, and didn’t assist us. We made a complaint and asked for a different sales person and they would not. They wanted to charge 6,000 for a premium lot but when asked was told it's above his pay scale. Our real estate agent was shocked due to there was nothing premium about the lot or area. A lot of information was not given or we told above his pay grade. I would never look at buying a new build with this company. Our agent even called corporate and no call. A lot of hidden costs that they try to avoid telling you.

The sales agent (Brian) at their model home in Kemmer Ridge, Beaverton, OR is not at all professional and is utterly rude. He is not willing to listen or address any questions or concern consumers have. I was working to make a deal and negotiating in good faith. He acted like he was doing me a favor. There was a constant back and forth dialogue with him being on phone all the time during the discussion with some sales manager he claimed. We requested our offer to the price that was reasonable but he out-rightly declined it in a rude manner and never got to back to us with the offer update and when contacted there seems to be no response. I would not recommend buying from this company. If they are acting like this when you are buying a home, how will they respond if you have warranty or home fixes? Think for yourself.
Second, they have been selling these so-called "custom homes" but they are not they keeping on hiking the base price every 2-3 days by $5000 on their mediocre homes (check the price history on Zillow/redfin and you will see for yourself). Scamming people by charging lot premium for not so premium lots and misleading them to buy what they don't like or have lesser of an interest in. How would every lot in the community be premium? They inform something in person for a plan about base price and when I check the information online the price is $100k below than what was told to me!!! Feels like a SCAM! Please don't buy from this company!!

Then Covid hit. Home repairs naturally stopped during this time. They came back afterwards. My kitchen island which is quartz had 2 nicks in it. We were told this is normal and should not expect it to be replaced. Very disappointing. There were a few other repairs that they refused to fix because they were not pointed out previously. How would they know that if the man threw away all his notes. We love this house but feel they hurried through final finishes in order to close by the end of the year.

We had our eyes on a Richmond American home in Elk Grove, CA at Laguna Ranch. First of all, the customer service is horrible! No one can ever seem to answer a direct question. Next, they ask for a thousand documents but then take forever to respond. When I finally got all the documents to them, some guy (loan officer named Robert) that I never spoke with before, responded back in about 3 hours saying that we had insufficient income, which was a total lie! Our 6 figure income was about $165,000 combined with an 800 credit score! I sent him a message back asking what was sufficient if that wasn't?
The coward did not respond because I think he never reviewed the documents at all! I was approved by Bank of America 2 days later. I got curious about Richmond American and did my research! So glad I did! They are a piece of CRAP! Every review I read about the Elk Grove, CA homes were was 1 star! Glad I didn't waste my time and money! Thanks for NOT doing your job Robert!!

My fiancé and I decided to buy a new home, we were not going to go with America Richmond but they had the home we wanted. All was good as long as we were complying with the funds and documents they needed. From the very beginning the sales men Martin ** pointing fingers at anyone else for anything going wrong with our home. First our plumbing sat in water for 2 months!! It had rained and instead of having some company pump out the water they let it sit. We had to literally beg for someone to please get that water pumped out so our house could move to the next phase. Martin blamed the supervisor Travis and Travis blamed the trades. Come on guys take some of the blame!!! Nope everyone is pointing at each other. The worst customer service ever! No follow up calls. No emails. No nothing. Had to push these lazies to do anything.
Now today was our closing date, we walked our final walk and some things needed to be done like putting the RV gate up which only one was up. Nevertheless we were promised the gate would be up today and we moved on to the title company to sign and close on our house. Only to find out that no one bothered to inform us that the gate was not put up and we could not move in till tomorrow. I’m beyond pissed at this sorry company! You all are a piece of work. You all jerked us around from day one. If any of you plan to purchase a home with Richmond American I’m telling you run and don’t do it. After spending nearly $450k on our home, they couldn’t even replace a tree in our front yard. We had an expert landscaper even look at our tree and the problem was with who planted it not digging a big enough hole. Are you kidding me? They won’t even replace a $100-150 tree? When we spend $450k on a home? Okay let’s mention the buying process then too. We asked to push out the closing date by 1 week... couldn’t do that either! Unbelievable. Buyers beware. Go elsewhere. Do your research. Scumbags!

All was good until after we signed to buy. Then we found out the pricing for options was wrong so they raised the pricing. The sales rep used her mobile phone as a calculator and kept complaining about how hard it was because of her long nails. She showed us pictures of the exterior options from which we selected. However, 2 months later when we visited the office, there were actual samples to look at. So when we asked to see what we selected, it was nothing like the picture. Nothing at all.
After a week of complaining, they agreed to allow us to make a change on the exterior colors. From that point on, if we had a question or issue on the construction we were always greeted with "It's your fault for making a change". Problem after problem. We were scheduled to close the end of March which was confirmed to us during a construction walk-through phase on a Friday. The following Tuesday we were told the date was moved out 4 weeks and they had ZERO explanation or empathy. On the walk-through (1 week before closing - was actually moved from a Friday to a Monday because so much work still needed done) - there were many many issues still to be fixed and their response "we'll have it all done by close".
The day of closing, we signed, and then went for our final walk-through -- almost nothing was done from the previous walk-through. So then a list of over 32 items was created and they would have fixed ASAP. Now it's 5 weeks in and still working on issues. Some items they refused to address so finally had to contact the Register of Contractors so now work is getting done. Also had to contact the manufacturer of a couple items because the installation did not seem correct and yet time after time Richmond said installation was correct. Richmond was wrong and now must tear out a shower and install properly. They also have to rip up our laundry room and move plumbing and electrical because it wasn't done correctly.

Well, everything started normally – very positive and promising, we took a tour of the brand new model fully furnished and my wife and I decided to move forward and put 1k down to hold the house then another thousand (2k total to start off), the salesperson called us several times in one week trying to get the sale lined up for us. After a week or two we decided to get a less expensive house cause the mortgage payments will be more comfortable for us. So time went by and we haven't got any call or updates from our sales rep, we called him and said he was sick, ok. We started receiving emails from a Loan officer, Insurance officer, Escrow officer, requesting more documents and more and more…. Ok. So three months went by of back and forth with all these officers, and the sales rep never showed up in the scene only. Once a month with false promises and false dates.
The loan officer told us do not pay attention to those emails from other officers or company builders, only from him, ok. After 3 months our sales rep, text us we had an appt for first walk thru in our house to fix whatever needed to be fixed before closing, we thought we already got our first home purchased, with home insurance done and escrowed from closing, final deposit of almost 6000 (over 8k on their side already) and also our car insurance updated in our new home address in Haines City, Fl. I received an email to make the final wire transfer directions, went to my bank and did the wire transfer.
Our sales rep called for a second walk thru (A+ for the builder walk thru person, nothing to do with Richmond American Homes) and closing date set for 1, 2, 3, 4, 5 different dates, we called several times and talked to the sales rep and loan officer why so many changes. They said that do not pay attention to whatever other officers send us by email, only from him, will tell us the last decision. So we went to his office a couple of times to get final updates and had a strong argumentation regarding the whole process being a waste of time and money for us. Why they just did not talked straight and let us know the truth that we were not approved at the beginning, why wait over 3 months of lies to tell us that our loan was not approved.
Called our bank to reverse the wire transfer asap, so after a few days we had our funds returned. Thanks God we only lost 250 for documentation. Do not recommend this company for anybody trying to purchase a house, bunch of lies, false promises, very unprofessional. If we could give zero star in ratings we would have done it.

I went with my daughter to assist her in purchasing a new home from Richmond American Homes. The sales associate began by trying to get her to sign agreement. After a month of visits and securing the home design, we were quoted a price. We made an appointment as my daughter is a first responder. They literally raised the price over $10k stating a much needed price increase. I wish we had read reviews prior to choosing this builder.

Have had many issues. The two most recent are a swamp in my backyard and a backup in my homes. I have gotten the run around as to when I get expect the issues resolved. I have sent numerous emails and made many calls and still nothing definite. I do not know what to do any longer. I cannot get a response from the warranty person or her manager. The company will not give you other individuals to contact in the company to help resolve the issue. The worst home buyer experience I have ever had.

Incredibly poor quality homes. 3 months after closing we’re still fighting to have our 4 page list of screw-ups corrected - some of which are very simple, like realigning the 5+ interior doors that don’t latch when closed. There doesn’t seem to be a square wall anywhere in our home. Drive down the street and you’ll see the ‘metal’ garage doors paint peeling off - which the builder has not yet offered a solution to. Expect that once you close your home will be far from complete and you’ll have trades in and out of your house (if you’re lucky and the issues are actually addressed) months afterwards - many of whom arrive unannounced with no work order for what needs to be accomplished and have terrible attitudes. Expect that once you close, your satisfaction no longer matters. Company leadership has been unapologetic and arrogant about their lack of commitment to their home buyers in the Boulder Pass neighborhood.
This builder has been absolutely terrible to work with. The Boulder Pass by Richmond development has been inexplicably sloppy in every imageable way. If you’re planning to build here, don’t. If you have to, definitely don’t use their lender, as it was one of the most unorganized, poorly communicative group of people we’ve ever worked with. Your investment is better off with any of the other builders in the Dove Mountain area.

We purchased our home last November, And we have had nothing but trouble... when you pay that much money for a brand new house and upgraded appliances etc. you don’t expect garbage. In the beginning they were really good about coming out (while they were still building in our community) but once they were done building in our community they have not came back to fix any more issues, Our upgraded flooring downstairs has planks that are coming apart, the paint is garbage and wipes off when you try to clean it (And that was a huge issue for me, because I was pregnant when we had home built and I know kids are messy)?
I asked them about the quality of their paint and they said it was top notch....NO! The dishwasher has been repaired so many times and now the bottom drawer of the oven is broken. My husband has called them so many times about repairing the floor and I am so upset. If things continue this way, I am thinking of taking legal action.

Hidden Costs - Not Honest. In general the experience was decent but the land we choose changed from what we were told. Getting them to fix anything in the first 1 year warranty time frame is a pain. Lastly I got my tax bill and it went up 45%. Most people I know their tax bill went up around 60% year over year. Copperleaf builders put a lot of the development costs into your taxes (This is not common). The tax amount is like $200 a month plus your HOA fee.

We spent almost $400k for a new house in Surprise. 14 months later we are still waiting for repairs to be made. Our stem wall and stucco work along the outside of the house looks like a two year old installed it. Nails are present. Weep screeds are missing and most are not installed properly. We were told by warranty, that his subcontractor cannot make it better, but it will cost me several thousand dollars to have it don’t correctly. Also my upstairs bannister is loose and wobbly. Sections of the wall have been removed and it is apparent that the 2 x 4s are broken, but they refuse to remove and replace. Finally, my little spot of grass that I had installed is overcome by crab grass and dead. We had severe ponding issues but instead of regrading, swales were dug all throughout the backyard. Now I have trenches everywhere. For the money that was spent, the quality is not even close to the desired level.

The experience of working with Richmond American Homes was wonderful. We had initially decided on a different builder, however, upon seeing the floor plans and location of Harmony (our community by Richmond), we knew we were going to use Richmond instead. Our sales rep, Kristin **, was wonderful and would text us pictures of the home each week, which we'd proudly share with friends and family to show them the progress. Our interior finishes field rep, Scott **, was absolutely wonderful. He stayed long nights to ensure our home would close on time and did a wonderful job. For example, our 1st construction superintendent forgot to build in a linen closet that we ordered; Scott wasted no time and had this built out before closing to ensure it did not have to be done after we moved in.
We moved into our dream home at the end of November and less than a month later, we were hosting Christmas. All of our friends and family commented how much they loved our home. Also, as a heads up, we'd highly recommend paying the extra little bit to upgrade to a bigger lot. We did and we're so happy that our pup has lots of room to run around. I'm currently living in a nightmare of a home. The home is less than a year old and the kitchen ceiling has a crack from the patio doors to the kitchen cabinets, structural damage. Richmond has been aware of this problem but has not stop building, and every house like the one they built for me has the same crack the same structural damage! The hire realtors that lie, and install the cheapest material money can buy.

We thought of buying a home in Layton UT built by Richmond Homes. Laurel ** was the sales person who was dealing with us. Initially when we signed the contract she explained about the contract and mentioned we can back out with in 7 days from the contract date and there will be no charges from our deposit money. We changed our mind and backed out from the contract before 7 days period. She said, she will be sending a termination contract email and our whole deposit amount will be refunded with in 3-4 weeks period.
We never received a email, after six weeks she mentioned we have to sign a termination contract and should come to Syracuse to sign it. We drove all the way to Syracuse to sign the contract. The next day when I called her then she mentioned that there is 250$ documentation fee, which she never mentioned during the contract or in the 6 weeks period before signing the termination contract and she started blaming me that I didn't listened to her during the initial contract signing. She was very rude with me and not even apologized me. One of the worst sales person ever.

In late Oct 2019, my Buyer-client and I met with a Richmond American Homes Rep at the Landmark at Eastpoint location in Commerce City. I clearly remember that they had time to perform due diligence and could get their earnest deposit returned if notice given prior to completing with design center and prior to breaking ground. I also clearly recall being told the tax rate was 1.2. Within a week of my client signing on, we both alerted the Sales Rep that due diligence was being performed re: special tax district and oil as well as gas and oil wells nearby. It was understood that this needed to be done before moving forward. Also, my clients were verbally told by the Rep that they are not in a special taxing district only to be told weeks later by her that they are in a special tax district.
Also, we found out yesterday from the Rep that they got the permits and broke ground yesterday! In talking to the Rep this morning, she has changed her story... now claims the tax raw is 1.4 and that she said so at the start (not true as my client's would never have signed had that been the case). Also said that they were committed once they signed the contract, totally different than what we were initially told and again they would not have signed had they known that. Now they are having to deal with this mess of misinformation to get their earnest deposit of over $9000 returned to them so that they can move forward and purchase another home.

Never sign off until they fix things from final walk thru list. Incorrect ac unit installation causing not draining rain water from backyard. Lot was not graded before the ac unit installation. What they did: Dug a trench for the walls around the house, all the dirt piled up between the wall and the house, dropped ac unit on top of the dirt without removing the excess of dirt and grading. Result: ac unit sits 2 ft above the ground blocking the drain. Instead of lowering the unit they are trying to bypass the water by introducing piping around or under the unit. Pipes get clogged and water stays inside. The worst thing is that they trying to convince me - a mining engineer - that this is correct. I am glad this people do not dig real mines - that would be a disaster....

Buying a Richmond home was painful from contract signing to one-year warranty walk-through. This company does not care one bit about its reputation. Hey, I get it - businesses are in business to generate a profit, but the quality of the workmanship of its contractors to the integrity of its staff, Richmond is in the toilet. From the time I signed my contract Richmond went through 3 superintendents, couldn't get trades to work on their sites because they were so bad, and my house would sit for weeks with no progress. It was nearly a year from contract signing to closing and I thought that was bad. However, the real misery began when trying to get walk-through and warranty items repaired. The superintendent and warranty reps straight up lied repeatedly. Just an absolute miserable experience. Please don't do it.

My wife and I went under contract with Richmond at their Colliers Hill development in Erie, CO in late March, 2019. It was a lot with great views backing up to open space, so we were very excited. The process got off to a rocky start with next to zero communication from Richmond regarding delays in groundbreaking. Then in late September a huge fracking site started going up right across the street from the development.
After doing extensive research into the well permit, speaking with the COGCC, the oil and gas company, the developer, and management in Richmond, it's very clear that they knew about this planned site well before we signed our contract and simply didn't disclose it to us. We have an 11 month old daughter and want to back out of our contract and be refunded our earnest money for legitimate health concerns, knowing that Richmond will have no issue reselling the property. They are ONLY interested in profits and will sacrifice the most basic ethical standards to maximize them. I'm not sure about other builders, but don't waste your time and money dealing with Richmond!

Customization is biggest scam, please confirm your customization, get amount and proceed with any document sign. Build your dream home.... Stop advertising fake information. Buyers aware... Make sure you want what you need including Gallery before signing contract or else verge of losing deposit. Gallery is scam. On site agent is lack of customer service, especially active listener to customer issue instead of forcing their decision. She is one the worst customer service agent, I faced. They are liars and thieves. They assured us if we had to back out at any time that there would only be a $250 processing fee but not only did they take all of our deposit they took our gallery money we paid for the upgrades we picked out and they had only been paid for for two weeks before we had to back out of the build due to a new job opportunity out of town. Very unprofessional. Also steer clear of the AGENT ANTHONY selling in the Middleburg area.

UPDATED 12/27/2019: It’s now five months after we moved into our new home. We had a thirty day walkthrough, RA fixed everything. We were scheduled for a sixty and ninety day walkthrough, we have heard NOTHING until this week. We received a phone call asking is everything was okay. Yeah great except RA built a mirror image of our house, same color, same layout right behind ours! Our gigantic oversized double sliding glass doors look RIGHT INTO our neighbors house! We have 40 feet from glass to glass! ** RA! You guys suck!
ORIGINAL REVIEW: 8 months to build. Living in Motel 6. I write this post from Motel 6 in Denver which is costing me close to one thousand dollars a week. It’s July 22nd. I wrote an earnest check for 1% on January 5th. The earnest check cleared my bank 8 weeks later. I did a six month lease upon moving to Denver, that period has come and gone. Now all my belongs are in two storage units costing me $250 a month! 40 plus email exchanges later, after my files was exchanged between 4 separate loan processors we still aren’t through, hasn’t gone to underwriting yet! Walked the house last week, still not finished painting, air unit was installed the day we did our final walkthrough, it’s not working correctly. House had paint on floor in dozens of places, a half a dozen door hinge pins were missing, big gap in cabinet doors, missing molding in cabinets wide open gap, scrap lumber left in basement, plus the normal dings in drywall finish.
We’re told by supervisors on first walk through they could build house in 45 days, but their newer model homes took priority to get build before ours was finished. Profit over people. Was told by sales someone would call every week and a half to give us updates throughout the process, not one update. Was told on multiple occasions they had supervised changes and doubled the number of supervisors, not my problem.

5. Trades who do below average work and simply don't care.

We built a home with Richmond Homes and moved in October 2017. We love the design. There was one hiccup with the home building experience in which there was confusion about whether we were to get a covered back porch. In the end they gave us a credit for the confusion which I think was more than fair and showed great customer service.
However, once we moved in the service was terrible. We had a punch list over a page long because they hurried the close. I was not too concerned because they told us they generally get the punch list done within a month or two. It took over 8 months to get all the items taken care of along with numerous communication with our Superintendents.
We had to reach out to our Superintendent after a year to have our 11 month walk through. Thankfully we didn't have a page of items but the follow through has been the same, horrendous! We are now over 6 months past and still have most the items outstanding. Our Superintendent finally told us to request the fixes through the warranty system. If this does not get done we will be contacting corporate. I expect to have defects/issues with construction. It is the service afterwards that sets apart the truly great companies. This company had a great opportunity and failed miserably.

Think more than twice before buying a house from Richmond. You get all amazed by the super nice model houses they show you, for then to have yours built in a rush, and with the cheapest materials possible. If that wasn't enough, you will encounter so many things breaking along the first couple of months of moving in, and when trying to reach out for help you don't get the support you had when you were about to buy the house, funny right?
Also, they do a lazy job in every corner they possibly can, and that's to pocket as much as they can I guess, and now I am talking about the sprinklers piping job, which was another nightmare, ending up with pipes going all around the house (they just do the landscaping for the front of the house, so no need for pipes to circle the house for that to happen), or another option to fix that would be to tear up the driveway, which would leave the colors of the concrete different at the end, what the heck?
We, as buyers, will end up losing at the end no matter what, because their lack of willingness to help and do just a normal job (not even asking for an outstanding job or anything) is upsetting. If we have a regret, that's for sure building our house with Richmond. There are far better builder out there, so do your research before falling in love with a model house you won't get at the end.

Quoted 4-6 months to build my home. It took them 8 months. What they don't tell you in the sales office is that they DON'T begin to build your home until you visit the design center. Sales Office claims they didn't know. They're in contact daily with these people. They have meetings. Used them as a lender since they were offering 3% lender credit, during the last two weeks before closing, loan officer change the terms. Claims he didn't know. This should be illegal.
1) Countertop in bathroom hallway - 4 foot gap. Countertop was not affixed to cabinets. Two months to repair.
2) Gutter spilling over due to not being installed correctly causing flooding on side of home. Reported over a month ago. No action.
3) Floors squeaking - repair was made
4) Upgraded hood range dented in - Not repaired yet
5) HVAC - reported airflow issue since move in. 2.5 months still not fixed.

We fell in love with our floor plan. We’ve HATED the poor quality. On closing day, we found that the double oven wasn’t wired up at all - open wires were dangling in the cabinet. How did this pass inspection? The day we moved in, the dishwasher fried on first use. Richmond refused to help, claiming it was a warranty issue. We had to wait three weeks for the warranty company to send a tech. Turns out Richmond wired the outlet incorrectly. Again, how did this pass inspection? There is a wall in one bedroom that bows more than 1/2 inch across a four-foot span.
While putting in a footpath along the side of the house, I discovered a very large hole around the gas meter - it was easily 3-4 feet in diameter. You could see marks from a shovel or digging tool along the sides, so I know it wasn’t from erosion. The hole had been covered up by two layers of landscaping cloth (stretched very tightly and pinned in numerous locations to keep it in place) and then covered with landscaping rocks. Why??? Poor, poor quality for no reason. I had to buy soil to fill in this mistake, and still wonder what lies beneath other areas of rocks. Just over two years into this experiment, our heater died. The HVAC tech we hired says unit was overtasked. It wasn’t large enough to handle upstairs floor space, let alone the finished basement. Richmond initially claimed that they would replace the unit if it was undersized. They have now stopped responding to all calls and emails. Very, very, VERY disappointed.

Numerous plumbing, electrical, drywall and paint issues started within a month after us closing. Poor workmanship, poor quality.... Had to hire another plumber outside of the one that did the plumbing installation to fix all of the issues in our master bathroom, kitchen areas. Wiring kept shorting out in the kitchen, took several attempts for the electricians to fix it. Bubbles kept forming under the paint in my rec room area, caused by another plumbing issue when the sprinkler system leaked. Now everytime it rains new bubbles appear. Walls have to be scraped, drywalled and repainted each time. I'm in the house for 2 years, warranty has expired so I'm on my own! First time I've ever built a house, last time I'll ever build!

Richmond American homebuyers beware! After searching for months, we finally found a floor plan through Richmond American homes that we fell in love with. We were excited to sign a contract and begin the process of them building our custom home. During the process of signing the contract we were told that we could cancel at any time for any reason as long as the building process had not progressed past the drywall being installed into the house. Nowhere in the contract was this written, so our real estate agent asked that an addendum be added to the contract stating that we had 60 days to cancel for any reason.
When our house sold faster than expected and the buyer wanted a 30 day escrow, we unfortunately had to cancel our contract, as our house had not even started to be built; it was just a dirt lot. We tried for over a week to speak with someone about cancelling our contract, just to be shuffled around with excuses of the "people who could help" us being out of town and such. We tried calling daily to different phone numbers of corporate and other offices in addition to the office that we had originally signed our contract and even left messages. We also went down to the office in person.
After a week and a half (and one day after our 60 day cancellation period), we finally got a call that we could cancel. They sent us paperwork to sign, which we did, only to find out that they put the reason for cancellation as "buyers remorse" and that we would not be getting our money back because we were out of our cancellation period. Since being refused by the local office, we have contacted corporate on both of the West and East coast. We have sent both corporate offices a copy of our contract including the addendum.
Most of the time they ignore our correspondence. The times that they have responded, they ignore the contract and addendum completely, and only state that they are keeping our earnest money because of damages incurred during our contract period. No one will explain what these damages are. We have no idea what damages they could have possibly incurred when the property was still an empty dirt lot at the time of cancellation of the contract. Due to lack of correspondence and acknowledgment of our contract and the addendum we feel that we have no choice but to take them to small claims court.

Richmond Homes is very misleading in product and salesmanship. They tell you at sign on that you will be in your new home in 5 to 6 months. What they don't tell you is that it takes them 3 1/2 months to even get started. I am at 5 1/2 months and we are still at foundation. The foundation was poured and red flagged by the city because it frozen and did not pass the PSI test. Richmond found a way to magically have a core test done to show that it is fine. Cement does not change itself. The Salesman would always tell you something to make things sound good but upon checking other sources I would always find that he had lied.
I have watched what they have done and not done in their model homes. If they don't care about things in the model homes they really do not care what goes on in the consumer's home. I have cancelled contract with Richmond Homes due to the fact that the foundation was done incorrectly. I have asked for my deposit back. To date I have not gotten a refund. This is their mistake not mine.

I purchased a townhouse after seeing a demo home that looked nice. This was a new house I was getting built. When the house was finished, they left some things unfinished. Turns out they ran out of materials so they couldn't finish by closing day. Half a year went by with me living in a house with the master bathroom incomplete. The shower wasn't done and they completely forgot about it (although at the day of closing they made it seem very urgent to them). They also screwed up one end of my kitchen flooring. Starting about a foot from the sliding door out to a balcony, my floor is curved upwards about half an inch at the very end. They kept having their flooring contractor come and look at it, curse under their breath a bit about how bad it was and then "forget" something needed to be fixed. This went on for two years until finally, they don't even respond to me.
My flooring was very expensive and I can't really handle that much while still recovering from the initial costs of my house purchase. Don't trust these guys. My realtor from RE/Max wasn't really reliable so I gave up on him. Always have a good inspector of your own handy. Clearly something unethical and unprofessional is going on behind the scenes. Their inspector passes things a regular inspector hired by you, the buyer, would fail with good reason. Don't get screwed over like I did... It was an expensive lesson learned and I think more people deserve to hear things like this so if they do have to deal with Richmond American, they can be prepared to deal with it better.

It’s a nightmare ever since Dec 12 2018, the date we moved in my new Richmond American Home. In the early morning of Dec 24 2018, the Christmas Eve, we were suddenly awakened by a big water pouring noise in Kitchen downstairs. We called the RAH maintenance manager and found the problem was caused by the worn out faucet washer gasket of the master bathroom on second floor. The leaking water damaged the carpet, kitchen cabinet and brand new furniture downstairs. The next day was Dec 25 2018, the Christmas Day. They brought 5 big electric fans to dry the big ceiling opening. The fans made big noise day and night that drove everybody crazy!
RAH should fix the leaking issue as soon as possible to avoid more damages and loss. But unfortunately they postponed the set-up schedule a few times with no excuses so I couldn't go to work for two weeks and had to wait at home with nobody showed up.
During this Christmas season we couldn’t use our kitchen for any cooking purpose because the five electric fans occupied our kitchen with big noise and blown-up dust all over from the big opening in ceiling. The nightmare was getting worse at night because of the never-ending noise of five fans that annoyed us and we couldn’t sleep! We feel so bad and stressful!
As more construction defects have been revealed, including but not limited to non-working air-conditioning, non-working ventilation, poor quality of bathroom tiles installation, wall cracks and etc. We lost our trust in RAH and have been so worried about the quality of RAH construction and its follow-up customer service.
As I complained about what happened, a Home Care manager of Richmond American Homes came to my house. But she's arrogant and dismissive of what I said and asked us to do whatever we wanted to. I don't understand why RAH could treat their customers like this? Why they could neglect and take no responsibilities? I also wonder why RAH, a large nationwide company could use “Worn Out” rubber washer gasket for a new home?

I was getting a home built and wanted to add washer and dryer hookups to the basement. They said they could do it no problem. After plumbing was in and backfilled, I asked if they did the plumbing. He said he’d check. Three weeks no response. Never gave me a price either. So the secretary or whatever she is, tells me “if I still want the plumbing it has to go on Monday." This was on a Thursday or Friday, as the inspectors are coming Tuesday. I asked if they did the drain or dryer vent. She said again “if I wanted it I would have to sign off to pay for it NOT KNOWING the price.” I told her that was ridiculous. She then suggested that we could but the dryer vent through the window. Which is against the building code. I backed out of the build. I’m waiting for the refund as we speak. Might have to get a lawyer. We'll see.

We bought the house January 2013. After two years of owning the house we start having issues with the HVAC unit. Had a company come out and they told us the ductwork in the attic was not up to code. That time we called Richmond American even though we were four months past our warranty. They came out and said they fixed. Since then we’ve had more issues or problems with the HVAC unit. We have a three zoned house. The unit cannot keep up with the size of our house says the two other HVAC companies that have come out to give us quotes to fix the unit.
In the meantime I’ve contacted Richmond American and they won’t return a call. They built so many homes that all they wanna do is get them finished so they can sell them. I’m not the only one in my community the time in these issues. When they came out to fix the unit and the ductwork it was not fixed properly then. They put in backwards Y’s which help send and return the air into the unit. Since we are out of warranty they won’t even talk to you. They refuse to admit to the issue even though I’m not the only person experiencing this problem. It’s sad that they don’t care about the jokes they build once they’ve been sold.

Garage leaked near roof. A/C failed within warranty period when we rarely were there to use it. Hole developed in kitchen cabinet. Bottom made of thin particle board, under sink. Exterior paint not completed properly, needed to be redone. Drainage problem near south facing foundation caused by poor leveling or grading of land, since neighbor's elevation of their yard is higher than ours. Completely flooded now and not draining.

We just purchased through Richmond a year ago and although we like the house we would not go through them again-EVER! We had to close on time and be out of our previous home and they promised to get the unfinished projects in our home completed within the month. We are now at month six with nothing resolved from when we moved in!! I have contacted the project manager twice AND his boss yet nothing has been fixed. I finally had to get on YouTube and ask neighbors how to fix certain items because I was sick of looking at unfinished work in a brand new house!! They just opened a new development and I feel like they put ours on the back burner and all they care about is building and making money--forget about those of us who have already spent thousands of dollars and are still waiting to get things fixed. I have multiple neighbors who have experienced the same issue and we've all had it. If I were you, I would look elsewhere.

We put down earnest funds on a quick-move in home and decided to back out after a few days of signing and these crooks keep giving us the runaround with returning our earnest funds of $3500. They initially said it would be returned within two weeks, now two weeks later and they say they just started the process to wait another 30 days. People, do not buy from these crooks. I am really surprised with the lack of quality and work by Richmond American Homes. The contractors are not consistent and the work between each home in the same development varies. The builder came across consistent issues with multiple door leaks and did not correct them in all the homes. Instead they wait hoping the homeowners do not see or report any water leak issues. I have standing water on my roof which in their warranty says they will fix and they have not. I have major issues with the subfloor and hardwoods and the hardwood inspector, hardwood installer, and framing company are pointing fingers at each other and they will not fix it.
The waterline to my HVAC/dehumidifier never was installed and attached. The service person is really wonderful but you can tell he is overworked and not able to stay on top off ALL the projects that need to be repaired. Communication is really bad. The workmanship is poor and inferior product used by the builder. Richmond is cutting a lot of corners. This warranty is costing me a lot of time off of work, headaches, and my issues are still not fixed. DO NOT WASTE YOUR MONEY.

I am filing a lawsuit against Richmond. They are liars, cheats, and have no integrity. The sales Vice President Michael Frenchy and Todd ** are liars. I have cancer, and ever since I started with them a year ago it’s been a nightmare. I had a Paxton model built in Anthem. First when they found out I had cancer the games began, I was told by VIP mortgage that I needed to open credit cards to increase my score only to find out that is the last thing to do. Austin ** was working with a friend having her do things only for us to find they were making it worse.
When the VP found out in May that they lied he said he would hold the home until I found someone. Once again I found Derick ** of Prime Mtg. All was ok until closing, I paid for an appraisal only to have wasted my money. Derick had gotten with Todd and they told him if he got rid of me they would give him more deals. I found this out from a Richmond employee.
Long story short, I have been scammed and have papers to prove it. When I asked for my papers back, I found my morphine prescription in the papers from 2 mts earlier. If Derick had been working on these papers he would have seen this! I had to suffer a whole month! They pulled the house from me, even though I was ready to close but would not give the 3-day disclosure rule! Frenchy called and was so mad he was harassing my friend to tears! Said the only reason he ever helped me was to cover his butt! I am going to file with the court next week! I am a disabled veteran with cancer! When someone pulls away from you and won’t shake your hand because you revolt them because you have cancer, that shows what kind of people are Richmond American. Stay away from them!

So I recently lost my earnest money with Richmond American Homes. After sitting down with the sales rep and walking the model home asking many questions about standards included in the home, we decided to sign a contract. We were not shown any of the standard gallery options offered by the builder, however, the standards we were told in the model home were not the case. When we went to gallery, the options we thought were standard were not, and was we selected the things we wanted, they were extremely overpriced. About 38,000 overpriced.
After conveying our thoughts to the sales rep, we were told they'd see what they could do for us. 10 days went by no call or answer on the price of the home. Management is unreachable, answers will take days to receive, Richmond is not about the customer but rather themselves. Management admitted that the price we signed at contract was deceiving, however they are not willing to give us our earnest money for their mistakes on misleading my family and I. Stay away...

Without exception, every one has commented on the shoddy workmanship and inferior product used by the builder. Believe me. They cut every corner they think they can get away with! Worst experience for first-time home buyer! Nothing but issues from giving earnest money to closing day. Lied to countless times, communication is terrible, and things still un-repaired for closing day. They will always tell me something will happen in "X" amount of days and it doesn't. They only tell you what you want to hear. About 3 months before closing they cut a vent hole on the wrong side of the room in which the superintendent said he will patch up. Nope, never did. To make things worse, the carpet guys laid carpet right over the hole! I checked again during walk-through and superintendent was nonchalant about it like it's not big deal. It could of been a big trip hazard!
3rd day of moving in, I found 2 leaks in the roof in which one was into my master bathroom! I have emailed and called the warranty department and they refuse to return my calls/emails. Have major electrical problems in the home that has not been addressed. GFI's keep tripping and we have nothing major plugged in. Radon fan has been off for unknown number of days because GFI's keep tripping and sometimes I'll get locked out because my garage to my GFI will trip!
The only time they will contact me back is when they are around in the area and will just swing by randomly when they want to! On another note, they want me to shut off my sprinklers because my water is "flooding" the house they're building next to me! It's their fault they designed my landscape with a huge slope! Also during construction, they cracked my driveway and back patio. They said best they can do is seal it up! Do not buy from them. They talk the talk and don't do any walking. Once you close, you're on your own! I can go on but the bottom line is, avoid Richmond.

I have a dear friend who is buying a RA home in the Arroyo Norte development in Anthem, AZ. He has had nothing but problems. He has been lied to, jacked around, made a fool of and has been discriminated against due to his health status. He has bone cancer. Richmond American pretended to care, but were convinced that he was either going to die or was an unqualified buyer. Each lender that they sent him to found bogus random reasons why they couldn’t fund him. He found an independent lender and was qualified but now they won’t even let him into the house without supervision, regardless of the fact he is under contract and they have his earnest money.
Their management, to put it lightly, leaves more to be desired and their professionalism is severely lacking (irregardless of the fact that he has been in the business for, as one put it, “over 18 years”). Having the last word and being a right fighter seems to be of the utmost importance to these people including Todd **, assistant to VP of sales in the Phoenix Division. I recommend highly that you run far away from these people as they cannot be trusted.

Do not ever consider Richmond American Homes for a new home! Once they have their earnest money you're screwed. First the site superintendent insulted my wife by saying he "knew her kind" when questioned about warranty work should it need to be done. He told her she would be put at the bottom of the list if she became a problem. Then the driveway was broke during truss delivery and a second area broken a few weeks after that. Their solution was to cut those areas out and refill it back in because that is an industry practice and standard. Despite the CEO saying in their management statement they do not believe in mediocrity and strive for excellence, they fail miserably. This doesn't include all of the dismissive responses to questions (not ever had a house built before) and then the sarcasm when we seek out our own answers to questions they refuse to answer.
They got real angry when we contacted the city to get copies of what had been submitted when they danced around questions we had about an in-ground basement foundation being poured five feet above grade. Completely disgusted. If we could back out now we would but they want to keep the 30k we put down. No attorney we have spoke to will represent us and I find it funny the last one offered his condolences when he found out we were buying from Richmond American Homes.

We had a host of issues that moved to warranty following settlement. Two most important issues included replacing our oak stairs and railings because the incorrect stain was used and replacing the slider with the one we purchased. After several months of having to prove the dark stain was not the stain we selected at the design center, RA Homes agreed, it was incorrect. Their solution is now to replace the railings, but sand and refinish the stairs... not acceptable given we purchased new, not refurbished stairs - we paid a lot for the upgraded option.
Also, they replaced the slider, but left it unfinished inside (drywall not yet repaired and outside siding not replaced). I continue to submit requests for warranty work and they respond by sending the most recent Warranty work PM to visit, but not commit to completing the work in a manner that meets acceptance. In addition to the issues above, we have opted for an upgrade granite countertop that is not level... and they responded it meets their acceptable level of imperfection. We spent a lot of hard earned money on this home, and would definitely not recommend RA homes to anyone... find another builder!

My experience with Richmond was terrible from the moment I put down my earnest money. The financing portion took forever. I ended up spending 5 nights on my son's couch because they couldn't get their act together and get the financing done in a timely manner. Several things had to be re-done - the tile in the bathrooms was extremely crooked and had to be torn out. The grout was never the right color. They tried to use some sort of permanent marker to change the color - it's still not correct, but I gave up on it. They built a wall where there should have been a stair rail and had to tear that out. The gutters were installed incorrectly and had to be re-done. The floors had to be torn out and re-done due to the fact that they forgot to put drainage under the house and there was basically a lake under my house causing the floors to lift and warp.
Finally, there was a crack in the drywall. They repaired it 3 times, but it kept coming back. Now, the repair looks worse than the crack. I am being told by the company that I will always have an issue with that area and they are not going to do anything more to fix it. Had they told me I would always have an issue, I would never have bought the house! Several of my neighbors have all had similar problems. At this point, I would like to just sell the house and move, but am considering a lawsuit. Bottom line...Do not buy a house from this company. They are the worst.

Beware this builder. They employ deceptive, dishonest, misleading, practices. I signed a contract and gave them $6500 earnest money with assurances I would receive it back if my loan was not approved. Their mortgage company offered such an unattractive loan that I immediately informed Richmond I could not afford the house under these terms. No permits had been pulled, no ground broken.
They refused saying my loan was approved. The salesman Pete said he could work something out. He also said nothing would be done without my permission. Without my knowledge they pulled permit and poured the foundation. Pete lead me on for several weeks saying he would work something out. I insisted I wanted to terminate. Finally I received a termination notice saying I would hold Richmond harmless and would relinquish all claims against them. I refused to sign. They have now promised to send another termination agreement. Contract was signed April 14, 2018. As of June 21, 2018 they have yet to provide a termination notice. Read reviews of this builder. There is good reason they are rated lowest in the industry. I would rate them ZERO. ZERO. DO NOT BUY FROM THEM. You will regret it.

Our initial experiences were great... great sales staff, interesting models, easy buying process and stacked design center to customize our home. Then a few years in, it all went to h-e-double hockey sticks. Each and EVERY time we've attempted to avail ourselves of any/all warranty services we've been denied... There have been three instances. One involving the shoddy manner in which the crew backfilled under our walkout/basement stairs (large rocks and site refuse) which caused our stairs to crack where they meet the house due to a lack of support. 1k+ expense.
The second occurrence was when our foundation crack... Wall/floor. We thought we followed the process to a "T", contacting RAH before we entered into any business relationships with regard to an estimate, repair, etc. 3-4k later, RAH latched onto some minor loophole and left us to eat the entire bill. Most RECENTLY, after a series of major storms we've begun to lose large amounts of shingles, so I assumed this would be no problem. Wrong again. I was told it wasn't "MSD" or a major structural defect. Three strikes. Not sure how the foundation and walkout stairs weren't "MSDs", but hey... ZERO accountability. No product support. ZERO. Buyer beware.

We paid a $45,000 to build a home. We were told that it would be ready in 6 months, but it is nowhere close. We checked with the superintendent if the home would be ready on April 11. He said that it would be done before that date. Based on that we didn't renew the apartment lease. Now the home won't be ready till end of May or longer. So I have to put my family in a hotel and live out of a suitcase for such a long time. We will have to put all our things in 2-3 storage units. Also They gave us a flyer that a tile roof was standard, but after they got my deposit, it was extra. They ruin people's dreams and excitement of buying a home. I feel sad when I see the look on my little girls' faces. SHAME ON RICHMOND AMERICAN!!!

We bought our brand new Richmond Home just 2 years ago. And it has been 2 years of nothing but issues. We were lied to from the beginning. The building rep told us the fireplace was standard, also told us we'd have 2 furnaces/AC units (our home is over 4500 square feet). Both lies. We went through 3 reps, just in the time it took to build our home.
At our 1 year warranty walkthrough, we couldn't get our warranty rep to answer us for months. Apparently they also went through approx 5-6 reps during our first year. Many of the homeowners in our subdivision have had the exact same problems we have. After going to social media for help, a warranty rep finally came and did a walkthrough of our issues. Of course discounting most of them. We had a couple of repairmen set up (and not show up), then ones that did show performed shoddy work. A guy came to inspect our peeling woods floors, saying he'd get the manufacturer to replace the whole thing, but in the meantime, left us a marker so we could "color" the hundreds of marks and peeling areas.
So once some of these repairs were done, we tried listing our home for sale. But as each month passed, more and more issues surfaced and resurfaced (from the previous repairs). We finally had to remove it from the market. Our house was falling apart. We have a leaking hole in the ceiling of my son's bedroom on the 2nd floor. The roofer sent to inspect found that there's a pipe not even up to code on the roof itself (shouldn't have passed inspection, but surprise, it did). Our basement is moving, walls are cracking, doors are stuck and popping out of the frames. Floors are cracked, window wells popping off the house. Our siding was done incorrectly (as are many of the homes in our subdivision), but Richmond won't voluntarily fix them, until you realize it yourself... then it's a fight to get it fixed correctly.
I WANT MY HOUSE FIXED. I want it fixed so I can move away from here. I will never purchase a Richmond Home ever again. If there are any lawyers willing to represent 5-6 of us here in Bella Vira, please contact me. We are fed up and disgusted with this builder. I have made a video of just "some" of the issues in our home. Again, our home is only 2 years old. 1/2 a million dollar home and this is what we got.

We bought our home and moved in almost a year later in March of 2016. From the very beginning of building there were issues we found. Well skip to about 6 months ago and we have complained forever and ever about multiple issues that they still have yet to fix and we are out of our 1 yr warranty. Well before that we got the county involved over 10 code violations they found that Richmond had done or allowed and our home was not the only one. We now have structural issues and they won’t address them nor talk to us and they are building a house across the street and have now done damage to our property and so we have now had to file a civil suit against them. This company is horrible.
I understand the corporate may be good but their regional offices and presidents are awful and they need to terminate them especially Ben **. He is one of the worst. The homeowners where I live are getting signs made to put in our yard to tell people not to buy and when we see people looking we tell them to buy other builders. They don’t want the crappy homes of Richmond American. We will picket if we have to, to get them to leave Harmony. They are awful. Just ask me what my house is like. They need to knock it down and start all over. Our general contractor said he has never seen House so poorly built in his 30 yrs of experience. He said it’s worse than some of the worst home builders he’s ever seen.

We love our Richmond American home with one notable exception. The carpet installation by Aspire Design is the absolute worse. I have huge ripples in virtually every room in our home. I even have small closets where the carpet is rippled. Rooms where the carpet is seldom walked on is wrinkled. I contacted Aspire more than a year ago and they requested that I submit pictures of the problem. I did and am still waiting for them to respond. If Richmond American expects to maintain a reputation of a reputable home builder, it is my recommendation that they terminate their association with Aspire Design post haste.

We moved into our home in July. It took 11 months to build because of endless problems. Yes, RAH builds nice looking homes and they have some great plans, but they lack in quality, honesty, integrity, promises, and everything else that matters. Our floors creak, our walkout doesn't drain, they didn't insulate well, heating system is loud, cement work is shoddy, and the list goes on. We are in Herriman Utah. Run. Don't build with them. Check your roof too. They nail boards in it to work on stucco and only patch the holes when they should replace the damaged shingles and paper. I can't say much good about them. Research them and their reviews.

It has been our experience that Richmond American Homes does not live up to the promises they make. We were promised a worry-free, lock-and-leave brand new quality home that has turned out to be anything but. The attached photo is of our Master Bathroom after the 4th failed attempt to repair. The most recent attempt involved a contractor who was viewing a YouTube video on how to install a shower pan and tile while he was on the job. Our shower has been left in this state since late May. We have not had a working shower for 11 months and counting.
This is just one of myriad problems we have experienced with our brand new Richmond home. We have had frozen pipes, multiple roof leaks, mold, non-working appliances that were not tested as promised before move-in, electrical problems, safety concerns (including gas leaks and exposed wiring), structural issues, code violations, etc. If you are considering purchasing one of their homes, be aware that the contract is very one-sided in their favor. Also, make sure ALL punch list items are addressed PRIOR to closing. Make sure to hire an independent home inspector to prepare a report for you. Ours found many code violations, safety concerns, structural problems, moisture intrusion and mold, etc. etc. We closed on this property over a year ago and still have no resolution in sight. I STRONGLY caution potential buyers to think twice before buying from Richmond.

I apologize in advance for the length of this email, but a lot has transpired, and I want to make sure I explain our situation correctly. My husband and I began working with a sales rep, Ryan **, at Newman Ranch in Lehi, Utah around July of 2017. We did a lot of research into building a home and into our different options. We walked through the model homes several times, and on August 5th we decided to sign a contract and move forward with building with Richmond American. The next month flew by, and we were beyond excited. We listed our townhouse according to the requirements to build. We were scheduled to close on the sale of our townhouse on September 12th, but we received some very unexpected news. A few days before moving out of our home we found out that we are expecting our first child. We feel that children are a blessing, but this wasn't something we were planning on.
We wanted to get settled into a home before even considering starting a family. This added an immense amount of stress given the timing. We spent the next few days considering our options, and we reached out to Ryan about the situation to see what his thoughts were. We had loved working with Ryan and that point and welcomed his advice and opinion. He talked about checking in on the status of the home to see if he could give us a better estimate on when the home would be finished. We explained to him that we weren't as concerned about getting the house finished as we were with the cost of the home - we're not sure if I will be able to continue to work throughout my pregnancy and especially after the baby arrives. Ryan said he'd still check into the status of the home and get back to us.
We waited for a week and didn't hear back from him, so we decided that it would be best for us financially not to continue with the build of our home. My husband sent Ryan an email on Sept 22nd explaining our decision, because we had been unable to reach him on the phone. We waited another week and never received a response. This was especially upsetting, because Ryan had told us that he would be in constant contact with us. I reached out to their support email on Sept 28th. I then received a phone call from Jackie **, the regional sales rep, on Oct 3rd. I explained to her our situation and the fact that we hadn't been able to get in contact with Ryan. I asked her if there was any way we could get any of our earnest money back.
We completely understood from the beginning that we wouldn't be able to get earnest money back if we backed out of the build; however, this situation is not buyer’s remorse. We would love to continue the build if we felt like it was still a viable option for us. We are having a baby, very unexpectedly, and $4,000 could go a long way for medical expenses and other baby needs. Jackie was very understanding of our unusual situation and said she would look into getting our earnest money back and that I should hear back from her in roughly 3 days. I waited a week and didn't hear back from her. I left her a voicemail on Oct 11th. I waited ANOTHER week and heard nothing. I left a 2nd voicemail on Oct 16th. I still haven't heard from her.
I then called the lender we'd been working with who also works for Richmond American. She knew about our situation already, and she was the only person I could think of to try to get information from. She answered my phone call immediately and said she was surprised that I hadn't heard back from anyone. She had been in contact with Jackie regarding the earnest money. She explained that there wasn't anything she could do from her side but that she would email Jackie and tell her we needed to hear back from someone. Later that evening we received an email from Ryan ** with a cancellation contract. Honestly, it felt like a slap in the face. We hadn't heard from him in months and all we get is an email with a contract that doesn't give us any information. It was almost like we were being punished when all we had tried to do was explain our situation to people and to try to see what solutions there were.
I then sent a 2nd email to their support and requested it be forwarded to someone in corporate, because I wasn't receiving the help I needed from their local reps. They informed me that the local reps make the final decision in such matters. Well that's just freaking awesome since NONE of them would answer our phone calls! I had a 2nd phone call from Jackie who said that Ryan was supposed to call us. Jackie shouldn't have told me that I would hear from HER in 3 days, and she should've followed up with Ryan to see if he had contacted us. She told me that since we would still qualify for the loan with only my husband's income (which is completely bogus) we would be unable to get our earnest money back but that we would have a 12 month credit where we could use that money towards another home.
That would've been nice to know 2 months ago when we started this whole thing, but at this point we did not feel comfortable working with Richmond American at all. I sent Jackie an email explaining to her how frustrated we still are and that we no longer felt comfortable working for a company who treated their customers so unprofessionally. We also reached out to a 3rd party lender to see if we would in fact qualify for the loan with only 1 income. I attached his response to the email I sent Jackie, because he said there was no way we would still qualify. It's been over a week since that email was sent, and I've heard no reply. At this point, I'm no longer surprised. Do not use this company to build your home. They are unprofessional, impossible to talk to, and greedy.

Be cautious and inspect warranty repairs. Had a roof leak "repaired" just well enough to make it past our warranty period. Now Richmond wants to deny the repair was completed in the first place. Very shady company.

At first, we were excited. We went into the purchase optimistically, and wanted to give the benefit of the doubt to each RA employee we dealt with. However, it quickly went south. 1. Do not sign the contract until you confirm that you will receive a copy immediately. We were told to e-sign the docs in office, and then later were told the printer was broken. And we couldn't get emailed copies for several days. And then they sent it to the wrong email address. And they couldn't correct the wrong email address for weeks (and other departments continued to use the incorrect email address to send private documents until settlement).
2. Design center. We were looking forward to making our home beautiful, and choosing options, but we're given the old "bait and switch". Salesperson showed us beautiful hardwood cabinets in the color we wanted. We spent 2-3 hrs handling the cabinet sample to match flooring and hardware. She never mentioned until we were about to walk out of the door that the actual cabinets she signed us up for were a different model. Kept saying they were the same except for the with width of the border. I asked why we weren't getting the ones she showed us. She said it was because they were "handmade" and 30k. She never disclosed they were laminate. I didn't realize until months later, when we moved in and found that many cabinet fronts and drawer fronts were damaged. In a moment I realized she had tricked us, and that there was no way for us to know if we weren't looking for the difference.
3) A loosely worded Addendum was interpreted in two different ways. At first, if we used their affiliated lender we would get a closing cost incentive. That was communicated over and over. When we opted for an outside lender (because they wouldn't respond to our questions), we were then told the cost of the house would go up. After consulting professionals, we found that it was the loosely worded Addendum that allowed this. In the end, we found they were charging us so much more than using our own lender was fine.
4. We've been living in the house for two weeks (3 wks since settling) and still trying to resolve construction items from our final walk through. It's been such a slow process, and we are just trying to be patient. However, sometimes they make me feel like I'm asking for something "extra" when really, I'm just trying to get a house that is completed the way they told me that it would be.

We were disappointed from the get go. There were many things that were not done right and it was very hard getting a response to get anyone to first come and look at the issue and then get them to get someone out to fix it! One of the issues they never fixed is fairly early on we were already seeing cracks in our ceiling and the person they sent out told us that was "Normal" from the house settling. Normal? How is that normal when the house was less than a year old when it first started occurring! Now that we have had contractors come out they told us that it was very common especially with this builder for the supports to be placed further apart (but still within code) instead of closer together which is what is actually recommended. I do not get why that is not required!
Our house is 7 years old and we have had to have our driveway as well as the sidewalk leading up to the front door lifted 3 times and needs to be done again and we were told this is because they did not have the land excavated correctly! We have already had to replace the kitchen floor as it kept getting holes in areas that had little traffic and when we replaced that the people who did this showed us how the glue that was put down was allowed to dry a lot before they finally placed it down. They barely had to do anything to lift up the floor to replace it.
This company is just about getting in and getting out to get their money as quick as they can. They are not about quality at all. We also have had neighbors that have had to repair their foundation because of the excavation issues and they had to take them to court before they finally agreed to cover the costs since the foundation is guaranteed for 10 years. I would choose another company before ever coming to this one and do your research on finding one that is honest and does good quality work!

I have owned a brand new Richmond American home for less than 6 weeks and already have had 5 issues including electrical, plumbing, faulty fixtures, bad circuits, bad plug outlets, and now a big hole in my garage in the drywall. Richmond workers only work 8:30am to 4pm Monday thru Friday. Which means if you work during the day. You have to take a day off work or at least 1/2 day so they can come at their convenience and fix the problem they caused. THEY SUCK... Buyer beware. I wish I would have read this website before I bought from this builder.

Our experience has been a nightmare, to say the least. We signed the construction agreement in July of 2016. We continually had to monitor the process due to poor workmanship, i.e. crumbling concrete in the foundation, framing not done to specs, etc. Then in early January, someone set a propane heater in the kitchen/ great room, and left it on high over a weekend. The kitchen cabinets had been installed at that point, as well as the tile. The cabinets melted and warped. The windows in the great room and dining room warped, and the ceiling started to fall down. The heater was found discovered and shut off just before the house was ready to catch fire. Since then, there has been nothing but problems with this house. On the day of closing, the house was not finished. When we told them we weren't going to close, suddenly Paul **/ VP of the Utah Division, was on the phone to us trying to convince us that the home was ready.
We felt bullied into closing on a home that wasn't ready, simply because it was the last day of the month, and Richmond didn't want to pay interest on the construction loan for an additional month. We signed on the condition that the issues on the punch list would be fixed. One of these was the dormer window above the garage. It was initially left off until we brought it to their attention. The roof had already been shingled, so, instead of doing it properly, they built it while we were standing there and then nailed it through the shingles -- in the wrong place! It was removed and moved to the correct location about a month later--once again nailed through the shingles. The flashing could not be done right because of the cold weather. We were told they needed to wait until it got warmer. Well, it is now June 8th, we have been in the high 90's for a week and the 80's before that -- how much warmer does it need to get???
The tile has also been an issue. The grout is discolored throughout the house and crumbling in several places. The walls and floors crack -- not creek -- crack when you walk in the master bedroom and the great room. We were told that the glue for the walls must have separated when the house got so hot from the heater, yet here we are, 3 months into it, and nothing is being done to fix the structural issues! Another issue was with the concrete for the driveway and back patio -- poured during a rainstorm -- really??? That had to be replaced 2 days later but the back pad has still not been fixed. And now the final straw -- the air conditioning doesn't work! How can you even justify a brand new house with broken air conditioning already? Please DO NOT EVER sign with this builder! It will be one of the biggest regrets of your life if you do!

Buyer Beware! We have had more problems then we should, it's been a nightmare; to the landscaping company they hired to the builders! Shoddy workmanship!!! All of my neighbors are so dissatisfied! We all are constantly having issues which costs us "out of pocket" expenses that we should not have to incur! We're seriously considering selling the house and chalk it up as a learning experience!

We purchased in 2015 and after the contract was signed and gave the earnest money, our nightmare began. Starting with the poor customer service of the sales associate, making us believe that they were doing us a favor with the building process. I have no words with their finance department as they were always too busy to reply to the questions. The only "good" experience was the design center, in which more than 45K was given to the "upgrades" because all the standards were poor quality and design. Needless to say, the community is nice, the area around is dangerous and the builder sucks. Please stay away from them, there are much better options, maybe a bit more money, but is worth. It is a home, not clothes, electronics!

We built a New Home with Richmond American Homes (Chandler Estates, Apopka FL), for us it was a Great Experience. Now mind you, we did have some bumps in the road but this is not the first home we built new so we knew how to handle things. First and Foremost, I Highly recommend hiring a Home Inspector before purchasing any New Home. Make sure you check their references thoroughly, let's face it... We're spending a lot of money here! Every Homebuilder uses Trades, they do the job they are told... doesn't mean it's done right and that's Exactly why you need a home inspector. Also, get a Final Inspection. Pull Permits, get involved in your building process, this is how you can make this experience less regretful!

Don't make the same mistake we made, and not do your homework first about the builder, and more specifically, ask the current homeowners what their experience was for this community. Everyone here in Sossaman Estates will tell you it was/is a nightmare - including us. Chad, our superintendent, is unresponsive and appears to not only not care, but genuinely appears to have no idea what is going on inside your home during the build process. At first I just thought he was overwhelmed, but now I believe this is the Richmond culture and they too just don't care about quality, commitment, integrity and customer service. We are not asking for anything more or anything less than anyone else in our community. But if the model(s) have a particular feature, upgrade or otherwise, then our homes should too.
Simple features like arches are not consistently included in the non-basement homes like to basement models, as an example, and they only state it is not "in the plans" when you question why your home was not built like the model, upgrade or otherwise. And if it was not in the plans, why was my upgraded Master Bath built with a standard bathroom configuration, with walls built right over my drain pipes; upgrading for a "study" and not getting a wall built per the plan. It's written right on the floor as you walk in - how could you get it wrong? Was that in your plans? We asked for the Study Option to be removed from our contract and leave it the way it was built because it sat that way for weeks (month plus), only to find it walled in the next day (not to plan by the way). We asked why we were the only home in the community not to have the Taexx Pest Tubes installed and responded, "They're not?"
Chad stated he would have them installed the next day after our frame inspection - and they did - along 1 wall of our garage, and 1 or 2 walls in the bathroom(s). They could NOT complete the installation because the drywallers also showed up the next day to wall up the home. Common sense build dictate you hold back a trade until the other completes the job. Not Chad. They did return to fix it - by cutting 14" of drywall off 100% of the bottom interior side of the exterior walls. The Taexx installer then proceeded to run 8 additional port protrusions to the exterior around the perimeter of the home, roughly 18" off the ground. This was also "fixed", by cutting more holes in the drywall to fish the pest tube runs up into the attic and to the front of the house. The insulation has now been compromised by compacting it in the walls with the fish tape and I don't think they know what to do next.
The holes in the walls are still there and have been that way for almost 3 weeks, but wait, let's go ahead and tape and texture the walls while we figure out how to fix the holes in the drywall. That's what Chad did. I fully anticipate they will be there tomorrow (04/10/2017) to paint, only to have to come back at a later date to drywall, tape, texture and paint the holes. This is just the tip of the iceberg regarding our construction issues. This doesn't includes our Master Bath Tub base leaning to one side and out of square (not built to plans or as strong as the other homes - even though it was spray painted "build more strong" by someone at Richmond America on the floor in front of the tub area; the arches are a nightmare and not centered, the coffer ceiling was not built to plan depth).
If anything was repaired, it was always a shortcut. The homes that I have seen "close" and are now occupied, still have construction going on inside and outside of their homes. Homes that were started almost 4 months after ours are now almost at the same stage of the construction process. I'm almost convinced this is retaliation for notifying the corporate office when they continued to build under the wrong plans. We are on Lot 106 if you would like to stop by and compare notes - I have hundreds of pictures. For those thinking of buying a Richmond Home - DO NOT - until you have spoken to ones that did not want to walk away from their deposit/earnest money.

We have been less than thrilled with our new home experience up to this point in time. From the sales rep that should be on a used car sales lot, to the incompetent mortgage company RA partners with, we are regretting our decision to work with this builder. They have no concern for customer service and the entire process has been ridiculous. We are spending over $700k with this company to build our "forever home" and you would think that they would maintain some level of professionalism. I would really do your homework before moving forward with this builder.

Purchase Lot #3 in May 2016. We are nearing the completion of our home and walk-thru are close. Our experience has been a total nightmare, to say the least! All attempts at communication fall on deaf ears. Our Superintendent, Chad never returns texts, emails or phone calls. Issues concerning errors within the home are not resolved, even after showing him that there is a problem. His boss doesn't appear to care about his inappropriate attitude and lack of concern for customer satisfaction. Cabinets were placed in the wrong bathrooms, glued to the wall and never put in the proper bathrooms. Lights on the outside that were cut and wired have been stuccoed over. The home is filthy even after a cleaning crew had been there.
We opted for the 4-car garage and major engineering error with the driveway has been noted by management but not fixed (a vehicle cannot be driven into the first garage). The inside paint is absurd and needs to repainted again. There are holes and grout missing so bad you can see the framework of the home. The finance company is a fiasco and very rude. Find your own finance even if they offer you an incentive. We are concerned about the integrity and dynamics of the home after our move-in. We are concerned with plumbing, heating and A/C running correctly and feel that we will hire our own inspector to make a final report. Walk away while you can and find another builder.

I've been in my home here in the Fox Hollow subdivision in Saratoga Springs Utah for 2 months. So far I'm happy with the completed home and am loving the floor plan, the neighborhood and the city! We were told construction would take about 8 months, and it took 10. I work in the construction industry and know that the reasons to took an extra 2 months were legitimate reasons. As each phase of construction went on, I paid close attention to the quality and integrity and with the exception of a few minor things, I feel they built a high quality home.
Concrete was not the greatest, but acceptable. Framing was on point! Plumb, square, and level. They even glued hangers, bearing plates, and more supporting joints than I've ever seen! That makes for a quiet house. Drywall was a notch above too. Very few gaps and very flat. Textures we're kinda poor. I think they needed to sand more, but not horrible. Trim is my biggest problem. Though it's done very well, it looks like it belongs in an apartment. They say crown under window? A flat piece of 2" against the wall with a miter at each end is NOT CROWN. And the stair skirts are 1/2" not 3/4". And all base returns are square cuts with a miter. This is absolutely ridiculous. For any home in this price range, this is just cheap. So not happy. Doors, windows, shelving and paint is good, almost great. Flooring! I love it! Looks great!
Good warranty, and probably the best part of the house. Granite is number two, but not top notch but still very attractive and had a good selection to choose from while picking it out at the slab yard! (That was exciting!) Appliances are LG, and I love them! Faucets are very nice as well. I give all interior trims an 8 out of 10. Exteriors are only going to be as good as the framing so stucco, soffit and Facia, And stone look really good! I'm happy with the colors I chose, but I really think they need to show every color with a picture of a house that has them. We just didn't know what to expect! Luckily we love it!
We're on the corner so they will be landscaping front and side as it's included in the sale and they are willing to work with me to do some minor upgrades at no extra cost! So if that speaks about the team of service people I've been working with, it tells you how great they are to work with! I know there's a lot of bad reviews here, but everyone in my neighborhood seems to be happy.

The stove I purchased through Richmond American finally went out after 10 years so I purchased another stove and tried to have it installed but ran into a huge problem. Whoever installed the gas line didn't install a shut off valve. They just ran a gas line from the wall directly to the stove. My wife, the installer and myself spent about 45 minutes looking for a shut off valve throughout the house and never found one. So now I'm stuck with a broken stove in the kitchen and a nice shiny new stove in my dinning room until I can pay someone else to come out and shut the gas off so that we can remove the gas line and install the correct shut off valve.
I called Richmond about the problem and was advised it was not their problem because my home does not have an active warranty even though the city of Houston advised me this is not up to code. Out of pocket I have paid for 3 roof leaks, broken pipes in the attic, shower leaks and multiple plumbing issues and Richmond American still refuse to make it right. Never, ever will I purchase anything associated with the Richmond American name.

Craftsmanship and professionalism severely lacking. Our experience building with Richmond American has been disappointing. They have shown no care for quality and have very poor customer service and communication. We had our walk-through today to inspect everything a week before we close and the house was in terrible condition. Aside from missing several things that are clearly written in our specs (I seriously question whether these people can read!), the house was filthy. It was hard to tell what was damaged or what was just dirty because the house hadn't been cleaned. We were even given the special experience of finding someone's pee left in our master bedroom toilet (seemingly for several days judging by the lovely smell), complete with pee all over the toilet seat!
We spent 5 hours going through the house and taping all of the paint and drywall imperfections, loose cabinet doors, dysfunctional heat vents, paint and scratches on floors, and dirty smudges on almost every surface. Could they not have had someone else go through and clean, mark imperfections, and fix them before presenting this disappointing mess to their customers? Richmond American tends to forget that their customers are in fact CUSTOMERS and should be treated as such.

Do NOT buy Richmond American Homes. Zero Quality. We paid for a 515K home, upgrades everywhere. A joke. We've been in our home 7+ months, circuit breakers still popping, wet air filter... because of holes in our roof, hardwood floors with open sections you can fill your change with, central vac system repaired once, but still unusable due to its 1/8 inch rise above the floor, so crumbs get swept under kitchen island... not into central vacuum system, back door, chucks are chiseled out around dead bolt inviting anyone in, hot water furnace circuit popping. When no one is home, trim is gross, paint on carpet, hardwood floor, do not pay for upgraded paint, you can breathe on it and it chops, the most disgusting is, in your backyard, will not appear in your contract, Richmond Homes will fill it entirely with ROCK. Richmond American Homes will lie to you & tell you it's a city, county policy, which is garbage.
In our contract we signed for certain landscaping in the front, etc. That's it, the night before closing, after Richmond American homes promised they wouldn't do anything regarding our backyard and the rock, we drive by to see our entire backyard covered in rock. Had to fight with them for 2 weeks to remove the rock. Only after I got Tom Martino (consumer advocate Involved) did they agree. Richmond American Homes was worried about bad publicity. Don't buy Richmond. Don't buy Lennar either. They are connected & your backyard will be filled with rock! Richmond American Homes Andrew ** (the president) told us, "It's Mulch... Rock Mulch". Absurd.
Honestly, if you want high quality, spend your money ANYWHERE else. Too much more to mention, we've retained an attorney, filed numerous complaints with the Better Business Bureau, & filed with the Colorado Attorney General on Fraud. Don't make the same mistake we made, buy a home elsewhere. Please look at pictures of our backyard "rock mulch" and ask yourself if this is what you envision for your family. I paid over $16K for upgrade to larger yard & this is what I get. I was looking forward to a backyard of dirt... so I could plant trees, have a garden, perhaps WALK! Everything has been a struggle. If I was unable to receive quality after spending $550K, I'm not sure what hope there is for anyone else spending less... or, God forbid, more.

I called a few weeks back about the electrical outlets in the 2nd and 3rd bedrooms which caused the circuits to turn off repeatedly. In a few days, electrical techs were sent to those primary concurs were corrected. I just move in a few weeks ago and I am noticing that the electrical circuits are not functionally operational. Some of these the top work or maybe it's the bottom. I have found 5 outlets with this problem. As this is a new house, I want to request that a professional company come to my home and check each electrical circuit. This is very necessary to get my home with working electrical outlets. Currently, a few work and many do not work. Please advise as soon as possible.

I'm so disgusted by this Richmond build home. We have been here for 15 years and in the last 6 years, we have had to file a claim with our Home Insurance Company for leaks. Both leaks stem from the bottom of the toilet and/or shower on the upstairs floor. Leak was found to be in the main supply line. The latest leak is as of 9:15 PST. I'm having a plumber inspect it and replacing it all. I would never buy another Richmond build home.

So far my experience with Richmond Homes is going south unless they give me my earnest money back. I have canceled my contract with Richmond but no one has called or sent over documentation for the termination of the contract since I have spoke with the sales rep about canceling and that was on December 2, 2016. I am writing this experience on December 6, 2016 and no one has reached out to me. I feel that Richmond can keep a future prospect of a future buyer if they do what in the best interest of the customer not the bottom line.

Earlier this year we purchased a brand new home from Richmond American in the Crystal Valley Ranch subdivision of Castle Rock CO. The home is covered under a one-year warranty and Richmond American has been out to fix a few small issues that were identified in our initial walk through and home inspection. What is prompting me to write this review however is the poor service we are currently receiving for a major issue.
Approximately 3 months after we purchased the home we noticed large cracks appearing in the grout work in the master bath shower. They continued to get worse and we contacted Kevin our home warranty rep. He came out and agreed there was an issue with the tile so he scheduled an appointment with a tradesman that specializes in tile work to inspect it. The tradesman came out and not only let us know the grout was improperly done but a water barrier was never installed when the tile shower seat was put in. The gentleman passed the information along to Richmond American and Kevin let us know that we would be put on a schedule and someone would be out to re-do the bathroom tile. We were also advised not to use the master shower stall. This was well over 3 months ago.
After following up with Kevin several times he let us know that there were a large number of homes in our subdivision with improperly installed tile and that was the reason it was taking so long to get a tradesman to our house. We are normally patient people but this has gone on long enough. Kevin has since stopped returning my emails and we will be filing complaints with every organization I can think of. Buyer beware Richmond American does not stand behind their warranty.

I have serious problems with Richmond American Homes. In June of this year my wife and I purchased a home from Richmond American in Elk Grove, California. The purchase process was far from smooth. The Design Center staff is rude, arrogant, and uncooperative. It was a roller-coaster ride through a minefield littered with do-it-our-way-or-the-highway attitudes. We almost gave up several times. In retrospect I can see that we should have taken the fastest highway away from Richmond American Homes.
There were many road-blocks and speed-bumps placed in our path to purchase. One specific argument was about the granite in the kitchen. Our previous home had an island in the kitchen much larger, yet there was no need for a seam in the middle of the slab. Yet, your design center staff responded to our repeated requests not to have a seam with, “The seam is at the discretion of the fabricator.” After taking possession of the home, the warranty issues have been overwhelming. Some were potentially deadly. For example, one of Richmond American’s subcontractors left a live bare wire in a utility cabinet. When the Comcast technician opened the panel to activate our Internet, his quick reaction is the only thing that saved him from electrocution.
On the day we conducted the final walk-through with your Warranty representative, we noticed that the kitchen island granite slab has a seam. We also noticed that the two sides of the seam do not match. Approximately two months after close of escrow, I submitted a warranty request to replace/repair the mismatched granite. Their warranty representative placed several bureaucratic roadblocks in front of our ability to gain a response to that request. I received a phone call simply saying "denied".
Since that conversation, a wall of silence has risen between me and Richmond management. I have made repeated requests of Richmond management to address the issue and communicate with me to resolve this situation, with no response. Additionally, all new warranty requests are being ignored. I have made contact with an attorney to inquire about my rights to enforce the terms of the warranty. I am appalled with the treatment of their local management. The local managers are aware I am a disabled veteran with have limited resources to fight a legal battle with Richmond. I have been extremely happy with the house that Richmond has provided. I bought in CA however I have gotten nothing but awesome customer service. From the sales, construction, and warranty staff all around. They all check in with us to make sure everything is perfect, or as perfect as can be. I have not had any problems with them at all. But will post more later as we get more settled in. So far everything has been great. I have recommended the builders to others.

When we were buying our home, Richmond American made many promises. They said that the home would be done in 6 to 8 months. It took them 8 months. Every home around here took 8 months. So why say 6? That one. We purchased solar. We have been in the house a month. Guess what no solar. Ben the foreman never turned in the permit to SMUD. But SMUD has been so good to me. Calling me to make sure that when it is installed I knew how to turn it on. They said the builder should help. I told them that the builder said I had to go to the solar company. So the guy from SMUD walked me thru it.
PG&E made me wait at the home all day to check the gas. He said once again that Ben had not turned in the permit. And yes they both (PGE and SMUD) named him. We perched a camera system. The DVR was missing and once again they said to go to the company. The company said it was here in the house. There were big marks on my kitchen cabinets. We say that putty had been splashed on them. REALLY. I was also just told to go thru the home warranty company for any of my complaints. I guess I did piss them off. And, yes, I have called Richmond American home office. And they won't call me back. Now I see why there are so many lawsuits.

We are one of the buyers who is buying a new construction from Richmond American Homes at Auburn Stonegate, Irvine, CA before their Grand Opening, and here are experiences so far. The floorplan that we bought, Chelsea w/o basement, has no Model Home; however, the salesperson walked us through similar one that they built on Lot#5 to show us what the house look like, and what included/not included with the house & options that we are going to pay for. Because of the house design and options that they were included in the price, we decided to purchase.
We visited Home Design Gallery and the headaches start ever since. We constantly have to 'wrestled'/proved to them what came the house/price we are paying for. There are number of things that we were told or have seen from the sale book at their Sale Center that stated as "Standard", when we came to the HDG, they rejected those facts, and we had to go through 1 by 1 'wrestled'/proved to them those came the house/price. For example, in their 'sale book' the kitchen cabinets came with 6 stain colors, the HDG kept denied and saying 5 'till we proved it.
Couple weeks ago, they came back to us saying that our "Artist Loft" Option didn't have the little 'Juliet Balcony' like what they showed us @lot 5 before we signed the contract. Even though couple of their staffs, including the superintendent agreed that is part of the "Loft Option Package", but the HGD manager said that was the mistake and refused to honor that. We wonder if other buyers have similar experiences like ours, and how did they deal with.

What an experience. Richmond American "A different Home buying experience". Take pride in what you do or don't do it at all. Buying my home at Cadence Henderson Nevada has been nothing but a headache. Six months and still chasing employees around to get the work done. Let's stop playing games and get the job done. Don't blame the contractors. Take responsibility and own every situation so that you can deliver on your promise. Can't expect the employees to do an excellent job when the management won't do it. Changing Superintendents is okay if you intend to change the culture of just telling the home buyer what they want hear at the moment and never following up. Nichole ** won't return or answer her phone for a home buyer because she wants her employees to handle the issues and do their job. So who do we call when no one does their job?

These people did not even try hard to help us, our time was wasted going to Home Gallery etc... and their sales agent Roger lied to our face and told that everything was all approved. We complied with everything, meet the superintendent for our pre-drywall appt. and then 12 hours later they emailed the cancellation notice, and not only that to add insult to injury these guys get to hold our deposit hostage for an additional two months so emotionally we get to relive the nightmare over and over again. Horrible experience, I will never buy a house from them in the future!

We selected Richmond knowing and accepting that a builder is always going to be focused on themselves, and the burden is on us as home buyers/builders to make sure things are done. Unfortunately, Richmond doesn't just fall into the category of making their buyers make sure things are done, they are unreliable and unless you're home all day with nothing else to do but manage them - no items will ever get completed.
I STRONGLY encourage anyone looking for a builder to steer clear - I have friends who built at the same time with all the other major ones around Denver and no one else had an experience to this level of dysfunction. To Richmond you're a number and they want your money, it's that simple. The quality of their work, customer service, and your customer experience do not matter. Here are the highlights - or lowlights - of our experience:
Our lot was dug Feb/March 2015 but was forgotten about, not our interpretation. They admitted this directly, until we started hounding them about completion, they did not touch the lot again until the last week of July 2015. At that point, I had to call, email, text, find the phone number for the COO and start having weekly conversations with him to get any effort put back into the completion of my lot. This took time away from my job and family as I had to, with no exaggeration, be in constant contact.
Due to this oversight on their part with moving forward on the lot after digging, we did not close until two days before Christmas when we were slated for an October/November close. Drainage was a major issue on our lot from the day it was dug, we flagged this and provided documentation of the drainage issue starting then through when we moved in, including leaving it as an open item at close. Richmond always acknowledged that it was an issue and it would be taken care of - as no one is okay with standing water on a property. Unfortunately, Richmond does not stand by their word and is now refusing to deal with the issue that has become a health risk with constant standing water breeding mosquitos. Luckily we have the documentation that will force them to deal with this issue, but it shouldn't come to that for something that's literally under $1000 for them to fix and mitigate.
Since moving in we've had a change in home care representatives 3x. The new representatives do not pass on our information and every time we get a new rep they claim they cannot do the work that the one prior has planned on taking on, which leads to many phone calls, emails and frustrations in trying to get work completed on your home.
When Richmond schedules home care, they choose vendors that do not show up, however they require you to take multiples days off work to be home for when their vendor might show up. They will not allow you to find a more reliable vendor to perform the work. At this point we have had the AC repair vendor not show up 3x (yet they refuse to try a different vendor, enforce that the vendor shows up, etc), and we've been without working a/c in our master bedroom since the first week in June (it's August 16). They know that there is an issue with the house, but they refuse to send out the vendors recommended by the previous vendors to address the issue.
And, due to the changes in home care reps, we've had to have the same diagnostic tests performed multiple times with each rep before moving forward just so they can see that it's really an issue. We have to constantly contact Richmond in attempt to get this resolved and have been having to sleep on our first floor couch due to the heat. At this point, we have no faith that it will be solved before the fall cooler temperatures hit. We've talked to other vendors and know that it could be completed within a days work - if we're willing to pay for Richmond's mistakes out of our own pocket.
At the end of the day, while we love our house, we feel exhausted by the experience and completely and totally let down by Richmond as an organization and the quality of their work. The time taken to manage them has lead to issues with our jobs (no company wants you to keep having to take a day off for repair work, or understands when it's the same repair work you have to take off for since the vendors don't show up, nor do employers like when you have to put your job aside to manage your builder), taken valuable and irreplaceable time away from family, and all-in-all taken something that should have been a fantastic experience and made it horrible. We never expected a perfect house or for there to not be issues, but we expected a honest and reputable builder to take care of those issues when they were to arise and one that would stand by their word.

I'm an owner of house built by the Richmond company in May of 2015. One week before the closing, my family, my realtor, and I had a walk-through of the house with a foreman named Daniel. Daniel provided us different colored sticky notes to mark areas around the house that needed to be fixed or redone. After 30 minutes, the entire house looked like a rainbow with all the different colored sticky notes placed on areas that needed fixing.
Almost all the doors had water damage, almost all the windows had issues opening and closing, the walls and the ceiling had paint and texture issues, the concrete on the front porch had cracks in it, and there was plumbing and hardwood floor issues. When we asked why such obvious issues were not fixed prior to the walkthrough, we were told it was because the house was not a custom house.
I was shocked by this answer, but by the end of year I've realized it's the company's politics. All of the issues above have been recognized and noted roughly before or a little after the closing date, and it has taken the company over a year to fix some of them - some of these issues have yet to be fixed. You can imagine the frustration the buyer is experiencing after a year has gone by and the cracks the representatives promised will get fixed have not even been touched yet.
I've reached out to Dan **, a home care manager, about the cracks and he responded that the company is not responsible for fixing the cracks, even though before our closing date, I was told the Richmond company will fix everything. The tree and bush that were planted before I moved in have died almost a year ago now and has still not been replaced without any good explanation, even though they were supposed to fix everything within a year. Bottom line, the quality of Richmond builder is very poor. They do not follow the contract between them and the buyer. It is extremely difficult to communicate with them.

While residents have to live with noise and construction they are completely ignored by the builder for any requests that pertain to issues from the builder. The builder is also the HOA board majority so this creates a problem with getting anything done except the bare minimum and also fosters an environment where the community gates are left open inviting crime just so the builder can provide easy access to potential buyers even when no subcontractors are working on home sites and the office has been relocated.

We purchased a home the end of 2015. Richmond allowed our family to endure a winter and spring without adequate heat. We have had to leave our own home to go to a family member's because the heat would not reach the setting on the thermostat. We still do not have a quality or adequate furnace at this time. We have put our all into this home, financially and otherwise. When one purchases a new home, they expect the heating system to be adequate for the home's size, efficient & reliable. We requested a reliable company to give us the specs for a furnace to adequately heat our home, discovered the heater installed was too small & the thermostat location incorrect.
Richmond has not communicated with us nor have they followed up in a business like manner: standing us up for appointments, not returning phone calls or e-mails, giving flawed excuses as to why the furnace didn't perform, dragging the situation out since we moved into the home. They finally agreed to replace the furnace with another inadequate furnace installed by the same vendor. Neither the vendor nor Richmond addressed the proper performance to our home and demands of specific functions or criterion when it was installed originally so why should we trust them to install the furnace now? Their reply: "This is not a 'debatable' situation." Where is their customer care?

My wife and I found a new Richmond American home community in St. John's County, FL, near our current home. We signed a contract in mid February 2016 to purchase a Paige model home. In April, we cancelled the contract due to lack of interest from their lender and the incompetent sales folks that seemed to ignore our calls and e-mails. After 3 homes were started on lots that were offered to us first, we knew that we'd either been forgotten, or completely ignored. Please find a home builder elsewhere. Richmond American just doesn't have the people, professionalism, or expertise to build much of anything. Their affiliate mortgage lender is absolutely horrible.

We were wanting to downsize but stay in our town of Castle Rock, CO. We found a ranch model (the Alcott model) by Richmond American only ten minutes away from our old house and fell in love with it. We started construction November 2013 and moved in March 2014. For the first 6 months everything was good but then we started having issues. All of our concrete was cracking very bad, faucets became loose, light fixtures stopped working. We called Richmond and did not get a response for almost 2 months!!! Finally someone came and looked at it. They did replace our concrete and the bad light sockets but not the faucets.
We also at that time (right before our year walk-through) reported that our hardwood floors were splitting. They said they would fix it. On our year walk-through we showed them how our basement was sinking at the back wall but they said because it did not sink a foot they can't fix it. In summer 2015 we started to have more electrical issues. Our fireplace would go on but not stay on. The flood lights in the kitchen stopped working and would not work with new bulbs. We reported this to Richmond but did not hear anything for three months.
Finally in fall someone came and said they would talk to the manager of our area. Just a month ago was when we finally heard back and they said they would come out on Monday. They never came. When we called to figure out why, they said that the manager was no longer working for Richmond. Yesterday someone came and said they will fix the electrical issues. We asked when the hardwood floors will be fixed that we reported a year earlier but when he looked in our file, the issue of the hardwood seems to have (magically) disappeared. We can't get the hardwood fixed as you can only get cosmetic stuff done in the first year. We're now nervous that Richmond will lose our papers for the electrical issues and will not fix them (electrical is only a 2 year warranty).
Our issues though are minor compared to our neighbor. Their foundation is sinking in the middle. They have been having flooding in their finished basement for 2 years now (they hired their own engineer and found Richmond did not grade the property correctly). Richmond only replaced the sinking concrete and the lower part of the drywall leaving a horrible line in the wall, and now there looks like a mountain under the carpet in the middle of the room. With all the machines that Richmond had they ruined their stair's carpet and won't replace it. They are now suing Richmond. My tip to all of you: If you get a Richmond home take pictures of issues with the date and record the date you gave it to Richmond, and record that they say they will fix it. Otherwise they might try to say you never reported it and will deny to fix it.

I signed a contract agreement on May 31st, 2015 to buy a house in Seola Gardens in SW Seattle. It is already March 2016, and my house isn't ready. Richmond American Homes keeps blaming the city of Seattle for not installing power. Reality is RAH doesn't have the manpower to keep up with all the houses they are building, and instead they want to blame someone else for things not being done.
In addition, the lack of communication and professionalism from their staff is unbelievable. I will never recommend to anyone Richmond American Homes due to their lack of ethics, and dishonest way of doing business. I will be posting another detail complaint after I close in my house of everything I went through with Richmond American Homes. This is just to warn people -- DO NOT buy from Richmond American Homes under any circumstances, and if you decide to go with them please read all the fines prints and ask the right questions. RAH once you are in contract and they have your earnest money doesn't care or will take into consideration what you have to say. RAH will always blame all construction delays in someone else, and they will never be accountable for it.

We bought a new construction home from Richmond American in August 2008. Within 6 months we had major leaks. The main leak from our master bath to the downstairs family room was pretty bad. We were told over and over that (after 6 months of living there) we had not caulked correctly and that is why it was leaking. It took us 4 years to have them come fix it (it was determined that they did not install the shower pan correctly). They fixed the leak but their workmanship was incredibly shoddy and as a result we will need to redo our bathroom (again). I love our home. It is a beautiful floor plan, but I will never recommend this company. We have had 6 major leaks in this house. No excuse.

Here it is ten years after the house was built I am still finding poor workmanship with Richmond American Homes. I noticed that there was termites eating the baseboard in the utility room. After removing a "12x12" piece of sheet rock I found where they were coming from. Seems that there was a fix of some sort and Richmond had to remove a piece of the floor concrete before the walls were put up but never filled it back in with concrete and the framers didn't care to tell anyone about it. They just frame around it and everyone after that didn't report it. The hole is 8 inches deep by 3 inches wide and about 6" long. Termites love easy access like that. I am fixing it myself since I have building experience.
If anyone is thinking about buying a Richmond American home think twice about. I have had nothing but problems for the past ten years. Water was leaking under toilet and MB wax seal was bad but this what I found after I removed the toilet. 3rd and fourth image. Toilet drain was not sealed with concrete. Notice water stains on MB bathroom, removed toilet and this is what I found. The toilet flange was in the wrong place so the plumbers chiseled out the concrete around the flange and installed an offset one but failed to fill in the area that was chiseled out with concrete.
Also there was no wax seal under the toilet. Over time water from flushing the toilet started leaking under the toilet and under the tiles causing what you see in the pictures. There was black mold behind the sheet rock. I removed the sheet rock and abated the mold. I then fixed the water damage in a more professional way. Also there was water damage to a serving buffet that was handed down to me by my parents. I have a lot more issues too numerous to post. Like I said beware of Richmond American when looking for a new home.

Bought a Richmond American Home in 2014. Brand new property from the builder. Seemingly a reputable company, they tend to build houses with cheap material and quite fast with lack of attention to quality. Had multiple discussions/inquiries and issues post-buying with the agent at the Royal Legacy office and she is rude and disrespectful. On one occasion, she asked us to leave her office and she slammed the door against us. Not professional. Stay away from the company. Don't get burned like me.

I was transferred from Utah to Washington this past fall. We went and looked at homes in the Tehaleh subdivision in Bonney Lake Washington. We chose Richmond American homes because of their quality, customer service, and my family's great experiences with your homes. My wife and I had 2 days to find a home. There was a home that had been built for another buyer that had to back out of due to a relocation that fell through. This home was almost done and we would be able to close before Thanksgiving. We decided to buy the home and we could not have been happier. James ** the sales representative did a great job of setting up the offer. We also took the incentive to go through their loan division and got the lower interest rate for closing before the end of 2015.
I turned in all of the required paperwork over the next few days to Jim **, the loan officer for the area. As we got closer I provided insurance information and anything else that was requested. I had some loan questions so I checked with Jim twice before and never received an answer. I traveled to Seattle on business and did the walk through on the trip. I was informed my loan was through underwriting and was at escrow. I was ok since the loan was approved and at escrow finances so I didn't worry about Jim never getting back with me about the questions so I left it alone. We were going to close on November 25th right before Thanksgiving but we had to adjust the date to December 1st due to the closing of our home in Utah. My family moved to Washington on November 22nd and stayed at a hotel.
On November 30th I started to call to find out where to send my down payment and where to sign. James was finally able to get a hold of Jim and we were informed the escrow did not have our paperwork yet. After delays and delays, we finally learned that when we adjusted the date to December 1st, Jim put December 18th in as the closing date even though all of the paperwork said the 1st. There was no sense of urgency and no one was worried about me and my family staying in a hotel for an additional 18 days. James ** finally put us in touch with Stephen **, the director of sales for Washington.
After a few phone calls, he finally said that he didn't have to do anything about the additional costs of the hotel stay but he would pay some of the hotel and meals or he would give me a $2,900 washer and dryer. We didn't need a washer and dryer since we had a 5 year old set in good condition. We decided to go with the set anyways and then give our old set away to someone in need. Stephen had everything lined up to deliver the washer and dryer after we moved in to the home.
The set was delivered December 22 and I asked the install crew if it was a good set and he just said that they sell a lot of them. I went to register the set on the GE website and I looked up the model numbers and the set we got have an MSRP of $700 for the washer and $800 for the dryer. I thought GE might have sent the wrong ones so I contacted Stephen and he said those are the ones that were ordered and that is what I get got the $2,900 set he promised. Not only are they the low end set but they are the lowest ones available from GE and well below the $2,900 price promised. I know that they buy direct from GE. I know that the $2900 set I was promised was really less out of pocket for Richmond American. To have Steve switch out what was promised for lowest end product just made Richmond lose their integrity as a company over a couple hundred dollars total out of pocket.
I am in the sales industry and I know that if I do not take care of my customers, they go buy somewhere else. If I am dishonest to my customers, it is almost impossible to get their business back because my word is longer good. I came to Richmond American homes because of their reputation and referrals. My wife and family are really liking the home and the neighborhood but with these experiences, it just overshadows all of the good. After this experience, I would not want to recommend Richmond American Homes to anyone. I have tried to talk to the complaint department at Richmond American and they have said that Stephen has the final word. Why would anyone want to go back and work with someone that has been dishonest with you? The longer this goes, the more disgusted I get with them.

We signed a purchase agreement May 30, 2015 @ Haven at Harbor Hill, in Gig Harbor. We proceeded to make arrangements to move into an apartment after receiving preapproval. We were told it would take 6 months to complete, Nov 30, closing. They didn't actually start construction until Sept. RAH went through 5 Superintendents during our build. We were told we'd have a detailed site walkthrough before laying our foundation. What we received... new superintendent, "This is where your house is going to go." We asked a couple questions, which he couldn't answer, and his only reply was, "I don't know how Richmond American Homes does it. I'll call and find out." That was the last time we saw Dana.
Dennis, was the next new superintendent and he actually came in and got things done. With the exception of making sure trades followed their #1 rule... cleanliness. Not a single trade cleaned up after themselves. They sealed right over the sawdust, framed our fireplace while leaving all left over materials and sawdust on the inside. Only reason we found that out was because it was framed wrong and they had to tear it down. So my hubby went over and cleaned up their mess. Then in Nov, that superintendent quit, and all work halted. Hindsight... I knew things were going to fall apart, but just not sure how. Two weeks later a new superintendent showed up and our move in date went from Dec 18, 2015 to Dec 28, 2015.
Our heart and soul went into this house. We picked the lot, started from scratch, and had three Home Gallery appointments, picking out all our furnishings (we had lots of upgrades). Our family of six had spent the last two years in a three bedroom apartment. We finally started seeing the light. We were all excited to see the daily process and saw the end vision of our home. Then the worst month of our life came in Dec 2015.
December came with problem after problem. We renamed Tuesdays to try again Tuesday. The day before our counters were supposed to go in, we get a phone call, "Your counters are no longer available and you need to pick out new ones." First problem in this scenario, we picked all our furnishings in July, finalized them in August, it's now December and you're just now finding this out! Secondly, we designed the whole kitchen around our counter tops and at this point flooring and cabinetry were already in. We had to settle for something we didn't like because it's the only thing that went with the upgraded flooring and cabinetry. My husband had to call into work and take off to take care of this problem. After that debacle, you would think it couldn't get much worse... WRONG!
We then get a phone call after counters are installed, "We cut the hole wrong for your kitchen sink faucet. You may have to pick out a new slab." This was the only thing anyone came through for. The counter top employees, the new superintendent Kirsty, and me showed up to try and figure out a solution. The countertop guys told me about a bridge faucet. RAH's head of construction was unwilling to drive the home gallery samples of bridge faucets to us at 2 pm in the afternoon and wanted to wait until the next day. The new superintendent offered to take the long drive and pick them up. The bridge faucet worked, crisis resolved, and it looked beautiful.
Shortly after, we received confirmation from the head of construction for a Dec 28, closing. My husband and I had no idea how they were going to make that happen, but proceeded forward. We gave our 20 day notice to our apartment complex, reserved a moving truck, did a USPS change of address, had mortgage ins and new car ins (because it was a great deal bundled together), only to get a call days later from the lender, and the day before our Dec 18 walkthrough saying there was a problem with our VA loan.
All morning there had been tons of communication and getting all the last minute paperwork turned in. Soon as this hiccup happened everything stopped. We had room to work, offered another $20,000 and they were unwilling to work with us. So two weeks before move in and a week before Christmas they destroyed our family. Not to mention now it's almost been seven months that we've been waiting. What's even more interesting, after they pulled the rug out from us they turned around and sold it for $30k more.
There's lots of other little things I've left out, but just writing this has drained me, and I honestly don't want to think of the pain they caused our family anymore. I wish I had it in me to take them to court, because no one deserves to be treated the way they treat people. Not once did Richmond American Homes take responsibility for their wrong doing. They were like a pack of children, "we didn't do it!"

We've just moved in to our brand new home about 2 months at Catalina Cove, Las Vegas and we are first-time homeowners. Going on to our first walk-through when the home was almost completed, we noticed uneven & cracked tiles, crooked back splashes, chipped, scratched mirrors, all 3 of bathtubs either cracked or scratched, & paint-blemished interior/exterior. Second walk-through, exterior of house. The side of the house was cut out due to a leak in the A/C pipes from a screw. Majority of the problems within 3-5 weeks after moving in.
Now living in the home, we've noticed loud squeaking areas on the second floor. Carpet had to be cut and removed to be fixed. Problem was nails/screws that were not securing anything but just rubbing/squeaking. We were also promised things that still didn't receive. To me it seems that the house was rushed and not completed by professionals. For the amount of money invested, expectation was very high.

House finished basement flooded the day we moved in. My inspection report that I paid for said the basement window well was set too low and not graded properly. The Richmond construction supervisor on the closing walk thru said "I have a Certificate of Occupancy and we can and will sell this house, I do not need to look at the basement bedroom window well." Nine months later Richmond had refurbished the basement only to have the basement floor start heaving due to the water that penetrated the basement floor joint and whetted the soil under the basement floor slabs. Warranty specification was 3/8" over a 32" run. I had areas up as much as 1.5+" over a 32" run. Instead of doing a proper repair Richmond wanted to "grind the high spots and put in a heavier carpet pad". I'm an engineer and that does not solve the underlying problem.
We finally hired an attorney and brought in our own forensic engineering firm to analyze the problem. My forensic engineering firm reported to me in a 60 page report that the heaving was indeed caused by the basement flooding. Additionally the drainage in the rear and on both sides of the house was not draining water away from the foundation. Richmond had not compacted the soils around the house which allowed the soils to sink and not drain from around the house. My attorney was very helpful. Colorado has a "6-year right of repose" law, which means any defect you find and report in writing within the first 6 years of ownership, Richmond is on the hook to fix. GET AN ATTORNEY. IT'S NOT THAT EXPENSIVE.

I agree with all of the other reviews. NEVER BUY FROM RICHMOND AMERICAN! Our home is 7 years old. We noticed a problem when our dining room wall crumbled. I had several roofers come to the house and they unanimously said the builder did not install the roof properly. After many of phone calls and social media posts, I was able to get a representative from Richmond American Homes to come to the house. THEY AGREED THE ROOF WAS NEGLIGENTLY INSTALLED! Having said that, they said, "Sorry! The home is 7 years old. Buyer's problem."

My husband and I recently purchased a brand new Richmond American home in Fairfield, CA (Oliver Canyon subdivision area of Goldridge). Within 2 days of living in the house, we came home to water running out the front door of our brand new house. When we entered the home, we noticed there was water everywhere on the bottom floor along with fecal matter. Apparently all the water came out of the toilet downstairs. This was not a backup toilet as there were gallons of water which flowed all over the first floor and actually made it into the garage. We called the emergency number for Richmond Homes where we finally got someone to respond (2 hours later). The first floor had to be cleaned up and sanitized. All our brand new laminate flooring had to be pulled up along with some carpeting. In addition, the water actually damaged some drywall and ruined a recently epoxied garage.
A plumber was sent out and quickly discovered that the sewer line was blocked by concrete so all water backed up in the pipe (eventually coming back out into the house). The plumber suspects a contractor probably ran grout or concrete down the sink when work, it solidified, and caused the blockage. This flood event happened on September 18, 2015. It is today October 7, 2015 and we are still waiting for the bottom floor to be repair (reinstalled). We are living out of a hotel right now with our dogs in a kennel (paying the expenses out of our own pocket-told we will be reimbursed 4 to 6 weeks later). The only things that have been done are the floors have been clean and sanitized and drywall fixed. Communications have been poor in letting us know when the flooring will be installed. We have had to make numerous calls to find out the status and no one seems to be in any sort of a rush.
We are definitely just considered a number to Richmond American Homes. Along with sleeping in a hotel for a week so far (and our dogs in a kennel) and having to fork out the $140 bucks a night for hotel and $40 for kennel up front, we have no idea how many more nights we will have to pay as we don't know when we will be able to move into the house we are currently paying for. I recently had major knee surgery and am having to deal with recovery with that on top of dealing with not really having a home. My husband's parents came out for vacation (used all their vacation) and had to deal with our house issues. It is ridiculous that Richmond is not acting fast in fixing this problem. It is ridiculous that Richmond will not compensate us for this. The only "compensation" is upgraded flooring. We asked for additional upgrades and were turned down.
I am really disappointed in the way Richmond American has handled this on their end. Barely any communication and not fixing the problem quickly. If they would have done that and approved our additional requests for a few upgrades I would not feel like I have to write this. I would advise anyone looking to purchase a new home to stay clear from Richmond American Homes. There are other home builders out there who treat their customers a lot better and have a better quality product. A very pissed off Richmond customer.

I purchased Richmond American Home, community called Village at Old Blackhawk Road at Danville California back in 2002. I purchased empty lots, so I went through very beginning to 10+ years of living at Richmond American Home experience and I would like to share with you. Also, recently I sold my house, that is why now I'm more comfortable to come out and express my opinion. If you living in Bay area, new housing are limited and you just don't have much choices. When I purchase this particular house, I had to line up 4 am in the morning of the day of release on phase to purchase this house. So, they have upper hands from the beginning. Let me tell you, purchasing experience was horrible. It's like If you don't like it, go other places type of attitude. But nightmare start from walk-in inspection and lasted over 10 years. (I fixed so many things and costs me thousands!)
Here are some of few examples. My house was 3600 sq ft and 5.5 bath. There are hot water circulation system in the near water tank. Immediately after we moved in, we noticed that it will take about 3 min to get hot water to master bath/shower. Later, Richmond American replaced twice on hot water circulation units, but no improvement. Then later I found out that circulation system pipe was connected incorrectly that no circulation at all. I demand them to fix all pipes, then they turn around and said, "3 min of wait for hot water is normal for this type of big house." Obviously they didn't do anything. 3 months later, we notice large puddle in garage. It turns out that garage wall had leak (Again they didn't do anything). Year later, when I fix landscape, I found large crack on foundation and look like strange connection on pipe under the foundation.
Several years later, I try to clean jet bath on master bedroom. I found tons of trash and beer cans. When I try to put Christmas light, found crack on roof and no cover at Chimney. List goes on and on. So, if you are thinking or consider to buy Richmond American, STAY AWAY!!! The major problem is their employee and their top management. They just don't care about customer and sell you junk with highest price. To Richmond American management. Since I already sold my house, there are nothing you can do. However, if you write apology letter and compensation for my 10 years of nightmare, I will post your apology letter to this website. But if I don't see any apology and compensation, I will continue to echo my experience for every single website.
To Buyer or consider to buy Richmond American Home. If you don't see any update on this site. That means Richmond American Homes don't care about customer who experienced with 10+ years of nightmare. Again, STAY AWAY from them and don't be another victim like me. PLEASE!!! To other viewer who already purchased Richmond American Homes. If you are experienced with similar issue like me, PLEASE write your review. It is not acceptable for this kind of business practice exist. We had a number of problems early on with our home but most weren't enough to worry about. Recently we had a drain leaking into our basement due to a screw in a pipe. They told me due to the age of my home they couldn't be blamed. Because clearly older homes begin to magically create screws that go through pipes to hold them in place. The plumber that came to fix the issue said it was clearly installed by someone that had no idea what they were doing. They clearly hire unskilled labor to just throw together a home for the cheapest amount possible and screw you at every chance to get things fixed. I'd never buy a Richmond home again. 2 apes with a hammer could have done better.

After 10 years of struggling with sewer line problem from defective initial installation, notified Richmond American Homes. They hide behind an 8-year warranty law instead of doing the right thing and fixing their mistake. Shameful disregard to workmanship errors. Avoid this builder at all costs. Not reputable.

I bought a Richmond American Home in Az that is just going on 9 years old. It's not even there yet. Upon finally moving in and getting settled in, I've noticed several things. Nothing too major - it's a "used house" and it wasn't exactly taken the best care of to begin with. So, so far, ok. Upon closer inspection on the outside of the home about 2 months after I moved in, I noticed some interesting things. First, the tops of several of the window pop-outs have NO STUCCO. None. It's just exposed foam. Then, I noticed several cracks. That's usual, but, upon closer inspection, the cracks are a little wider, deeper and run all over. So I GENTLY pushed on several arrears near, and around the cracks, only to literally see the stucco wall FLEX! With LESS than a pound of force. NOT GOOD.
I called the local Warranty office, get a Rep explain the situation, etc. Upon review, they inform me that the house is out of warranty, this is not their issue and there's nothing they're going to do. WOW. It's NOT a warranty issue - it's poor workmanship from the start! They don't want to accept any liability, or responsibility. They do not want to try to repair it or even contribute anything to the repair of it. I'm not looking for a hand out, or a "free" repair. But hey, can I get some (SOME) assistance here? Guess not.
In being in the House Construction industry, working with several builders, ALL of them told me this is not right, it's not ethical and ALL of them would've either fixed it FREE, or assisted and provided help in doing so. Not Richmond American - I'll NEVER buy one of their sub-par homes again - I suggest you do the same. I'll invest in a REAL house next time, which will be in another 6 months or less, as I'm selling it and moving once I resolve this and have the house corrected, on my own... Thanks for nothing!

Best Advice: No matter what, never buy a Richmond Home. We purchased our home in Feb. 2013 in Sunset Village, Denver. I knew the home wouldn't be done as promised (from others) so planned 2 months extra. It wasn't done, ready, cleaned, and still had visible items to complete. In short this entire 2+ years has been a nightmare. If there was something to buy in Denver we would move. To name only a few items, the front landing and steps fell forward within a few weeks and the driveway as well as drainage pipes began pulling apart at the seams too. We've had several leaks, multiple furnace issues, half of the garage floor is heaving, multiple construction defects and scars on appliances, granite, flooring, cabinetry, baseboards, walls, and many items that so many others have already mentioned. The subcontractors were unbelievably the worst and unsupervised.
The neighborhood is only 25 homes and all of us got to know each other very quickly as we're all outside talking about problems. Together we have managed to get a few things done - but I hesitate to say correctly done as all I have experienced is "patching" "gluing" "sikoflexing cracks" (our private street has tar poured into larger than 1" wide cracks and the tar is several inches below street level in less than one year of being patched).
The worst construction problem here is that one home was lived in for several months and when winter came they discovered there were no heating ducts in two bedrooms. The sales rep said there weren't supposed to be. The big question is where were the inspectors?? The worst situation is that the upper management who glad-handed and gave cell phone numbers will not call back or respond. We intend to continue to look for resolutions how ever we can. Disgusted in Denver!

Have unresolved issues: have been in contact with warranty agent continually. Front step started cracking and sinking two months after home was built in June 2014. The Tree in the front yard was noted to be dead since spring and has yet to be replaced as of August 18th 2015. All this company cares about is new business and building new homes. Buyers BEWARE.

In 2008, we closed and moved into our home with relative ease and no immediate issues. Even though, I would highly recommend that for your future buyers, please give them more time for a final walkthrough because within 6 months after the walk-through; we can identify at least 50+ nail pops. The current issue at hand, in which I'm filing this complaint with you about, is kitchen bump-out in which the pipes were not insulated. Unbeknownst to us, the pipes apparently froze and burst but went undetected until June 27, 2015. We had guests over for that particular weekend and we use the room in the basement, directly under the kitchen sink, for overflow guests and were informed then that the carpet was wet. Please keep in mind that, while our home was being built during the winter; we scheduled visits to view the progress but most of those appointments were canceled because the community itself was iced over and unsafe due to the weather.
SO, WHY NOT insulate pipes that could possible freeze? I contacted Residential Warranty Company to inform them of this issue and to begin the claims process. I was informed that the pipes were out of warranty in 2010 and that the remainder of the warranty only covered the foundation of our home. I then contacted our home owner’s insurance and informed them of the issue as well. They sent out a Plumber and, based on the rotted wood, they stated that, since the damage isn't recent, it wasn't covered. So, we called a Plumber ourselves because we, at minimum had to resolve the leak. Both Plumbers indicated that this is a builder issue because the pipes should have been insulated.
As I previously stated, there were several times our scheduled visits during construction were canceled due to icy weather so you would think insulating the exposed pipes would have been a natural course of action. I strongly believe that Richmond American Homes is at fault and, at minimum; we would like Richmond American Homes repair the damage done by the water. As it stands now, they are unwilling to even send one of their people out to inspect and assess the damages. I have been in contact with the Reston, VA and Denver, Colorado offices. SHAME ON YOU Richmond American.

I filed the below with the BBB. My advice, stay away from Richmond. Closing dates get pushed, quality standards get ignored, senior management doesn't seem to care, and it is a nightmare that you will have to deal with. At this point, I am seeking legal assistance. We purchased a home through American Richmond Homes on 15 May, 2015. This was the third time closing was pushed back and a three different superintendents later. We even had to have three levels of supervision involved, as well as the Director of the home warranty department. Yet, to this end, not much has been addressed. Out of what has been address, maybe half of it was done right and the rest has to be re-repaired.
We have about 4 pages of items that were carry-over from construction. Plus, they were doing a lot of work the first closing date. They had ripped up most of the driveway and numerous areas in the house where there were "twisted studs." There is countless areas through the home where work was done poorly. In my mind it was a rush to get a house ready for closing instead of following the standards.
Other than the driveway and the twisted studs in eight different areas of the house, the master shower tile was put in crooked. There was a leak in a bathroom sink caused damage to the cabinets. A concrete pad in the garage was poured wrong, causing water to pool on the garage floor. The front yard was never graded right, so there is hills and valleys in the sod where there shouldn't be. The plumbing rattles and clanks whenever the clothes washer is ran, as well as when the toilets in the master is flushed. There is a ticking noise in the wall above the master sinks when one of them is used. Several areas inside and outside of the house were painted poorly, missed spots or used a different paint during touch-ups. The wood floor had to replaced several times because of a bow in the floor, gaps in areas, and numerous scratches or chips. The shower door creaks badly when you open and lose it in the master.
There is chipped granite yet to be fixed. It took over two weeks to finish a leaking roof and water damage in our 1-yr old daughter's room, and still never confirmed that they found out where it was coming in from on the outside of the roof. One of the engineer's floor joist on the main level was drilled into by the electrician, compromising it, and then they braced with an additional board. The dishwasher has not been installed correctly. We had to argue about getting the steps corrected to code leading the sidewalk outside, but they would not fix the steps to the driveway that are still out of code. The repair on the driveway and new concrete looks horrible and is already flaking.
There are creaks and popping noises in the floor as you walk across it. The shower pipe was never grounded to the tile in one of the bathrooms. Drywall is coming off in the laundry. Boards were not cut properly to meet at joints around the outside of the house. Shingles were not even cut properly and led to bows and jagged edges in the roof. The sprinkler system is not working properly and they didn't even bury the line leading from the garage. Several pieces of the high-end cabinets we purchased were damaged, not cut properly, or installed improperly. Padding under the carpet feels different or bunched up in several areas.
Just is just some of the items I can think of as I do not actually a copy of the sheets from the carryover. Regardless, Richmond needs to follow the same standards on every build that they use in their model homes. Houses should be built with the same precision. Drywall and paint completed just as perfectly. Trim and cabinets installed with the same precision. There should be two different standards. Also, they cannot let go of one superintendent and expect another to pick up the workload of two. You can address new houses and carry-over on existing houses with one person, because both homeowners and potential buyers will suffer the same problems... a sub-standard home when all should be following the same Richmond standard that is used in their model homes that influence customer's decisions to buy a Richmond home.
