    Homes come with a warranty from MERITAGE Homes when but they do not fix what’s broken within a home that was built under a year ago. I was sold a home with a dead tree that cost hundreds to replace, I been have plumbing issues with the same toilet since I’ve moved in & now may have bigger issue with my outside water hose spout that leaks beneath my exterior brick when it’s turned on & it’s not covered due to it being an exterior problem, this shouldn’t be an issue for a 1st time home buyer on a new build. But this is what type of work MERITAGE Homes stands by…

    Also painters was scheduled a month ago and they kept rescheduling and when they finally showed up they stayed for a 10mins looking around and left without an explanation. DO NOT BUY FROM MERITAGE, you’re better off going with Better Homes, Trophy, DR Horton. Anything but MERITAGE. Also the MERITAGE home insurance agent (CADE) assigned to me has not return my calls since I bought the house.

    Meritage Homes at Beaumont California is horrible. They advertise luxury homes but quality is cheap. Also their associates are not responsive when you have problems but during sales, they will email or call you everyday and force you to close ASAP EVEN IF YOU ARE NOT READY! Worst thing is solar power is not working for 7months because the company they partnered with “SunPower” declared bankruptcy. Meritage did not take action at all? Or very slow, until now, no solar power. Better buy nearby housing development that are much cheaper with the same quality. Model houses are promising but the finish product of your house are not quality.

    I closed on my Atlanta Meritage new build home Oct. 2021. The home is a ranch on a slab. I submitted the 1st roof warranty issue July 20, 2022 (within the one year warranty) for extremely large amounts of buckled, raised shingles and roller coaster roofing throughout the entire roof. Warranty case was accepted July 21, 2022. Aug. 5, 2022 I spoke with Steve ** on phone inquiring about scheduling of roof inspections/repairs and other warranty issues.

    Aug. 31, 2022 I sent email to Steve ** inquiring again about scheduling for submitted warranty issues for roof and others. I also stated "More roof issues have developed since first roof warranty submission." Sept. 8, 2022 I sent an email asking about schedule for issues (roof) submitted July 20, 2022. Sept. 23, 2022, Two months later after original warranty submission, Steve**, the local Meritage Warranty representative showed up unannounced, took pictures of my roof.

    Oct. 5, 2022, Almost 2 weeks later, Meritage sent 3 men unannounced, unscheduled, & they began ripping off my roof shingles while homeowner was not present. (neighbor took pictures and informed me of this activity). I was told by Meritage employee that homeowner does not need to be present for repairs because the repairs were all outside. I informed Meritage that this statement is not true and that on page 95 of the Meritage warranty it states, "The Homeowner is required to be present for inspection and repairs."

    Oct 12, 2022 Roofer (name starts with A) replaced 4 bundles of shingles on left side of house, and I was told needed 8 more bundles on right side. This guy removed a bag of trash (wood, nails, and foam) left on roof from previous guys. Oct. 14, 2022 A different guy (name starts with C) showed up unscheduled. C installed 4 bundles of shingles on right side and stated he was not finished and needed at least 1 more bundle. Oct. 16, 2022 Roofer replaced bundles of shingles on right side of house. Oct. 17, 2022 Original roofer replaced/installed more shingles on right side, installed missing drip edge, stated have uneven trusses from framer, and replaced shingle with hole in it from metal clip that holds boards together.

    Oct, 24, 2022 I called Meritage to request contractor's insurance and was asked a call back from Meritage, I never received any phone call back from Meritage. Oct 25, 2022, I submitted to Meritage Warranty: "There is still a huge dip in roof and lots of raised and wavy shingles. Shingles raised on front right side of roof. several areas of raised shingles on garage roof close to seam of garage roof and exterior wall." Pictures were attached in Warranty claim. Oct. 26, 2022 Certified letter about serious roof issues sent to Meritage. Certified letter was received at Meritage's address Oct. 28, 2022 @ 3:18 pm. Sept. Nov. 2, 2022 Meritage Warranty Steve **, Customer Care with Meritage John ** (no longer with Meritage), Gary with Quick Roof, and framer Eddie came to my house.

    March 16, 2025 Serious major defective roof issues still exist. Several independent, certified roofers have confirmed substandard installation and workmanship throughout the entire roof and it needs replacement to ensure proper installation, quality workmanship, and long-term reliability. April 3, 2025, the second certified letter was sent to Meritage. Meritage received it April 7, 2025. I am waiting on their reply. I have too many pictures to attach here. Meritage has more than the necessary proof of the defective, substandard, poor workmanship of roof installed on my new build home.

    I bought my home new 12/30/2022 with Meritage. To date I have had a few issues two of which I deem as huge however they were rejected. My first huge issue that they rejected was the garage door detached from the house, yes can you believe that! They denied it however, the builder was kind enough to send someone out to fix that. My current issues are large cracks in the molding and nails pops EVERYWHERE. They are no sporadic either, it's like three sometimes four in a row down walls. That is a structural problem right or just plain poor products and building. Also, under my downstairs bathroom sick they neglected to paint the darn baseboard! Anyway they denied my claim as if I walked through my home and pulled the nails form the walls. It would not allow me to save with no stars.

    Disappointing Quality and Poor Workmanship - A Warning for Future Buyers. I purchased a home from Meritage Homes almost four years ago, and unfortunately, I regret my decision. While the build was completed quickly, the quality of the workmanship is downright unacceptable. From the garage doors to the tiles, everything was made with the cheapest materials possible. The most frustrating part? The work was done hastily, and corners were clearly cut, leading to numerous issues that have required constant repairs.

    It's disheartening to realize that once the home is handed over, Meritage Homes doesn’t take responsibility for poor workmanship, even when it’s clear that the issues aren't due to simple wear and tear but a lack of proper care during construction. The warranties expire far too quickly, and after that, you’re on your own. I've had to fix so many problems that should never have occurred in a new home, and it’s clear that the company is more interested in getting paid quickly than ensuring a quality, lasting product. My advice to anyone looking into purchasing a home from Meritage Homes: inspect every inch of the property before you close. Do not trust that everything is done right. Even when issues arise, don’t expect any accountability. They’ve already been paid, and your concerns won’t matter. Buyer beware—quality and customer service are seriously lacking here.

    Several homes in our neighborhood (including mine) have foundation issues. Of course, Meritage says it the homeowner's fault even though least one neutral third party thinks poor grading and tree placement contributed to the issue. This is in addition to many other issues with plumbing and electrical. This so-called luxury neighborhood has been a disappointment.

    We moved into our Meritage home 6 months ago and I can tell you the quality of craftsmanship and work is substandard. Everyday, and I mean everyday, I find something that makes me regret my decision. I would not recommend them to my worst enemy. Today's adventure includes a crack tile, building materials in the vent (again) that was left there by the construction team because you don't see it until you take them down, and buckling drywall around the window. The shower liners are not installed correctly and we have now found water damage behind them that will need to be addressed. The paint and drywall are awful. The appliances are average. The cabinets are cheap. I could go on and on. It's like death by a thousand paper cuts. Save yourself the aggravation and disappointment. Find a different builder but do not buy a Meritage home.

    My house is 1 year old. Things break on a daily basis (built like a cheap barbie house in the first place) and NOTHING is covered by warranty. They’ll tell you your broken AC is your fault because you didn’t do monthly maintenance (your couple-month old AC, by the way), and the entire house falling apart is nothing covered by any time of promised warranty - you still end up paying out of pocket. It’s like United Healthcare of housing.

    These images are items that the builder did not or would not repair. “Trim, molding and caulking are the home owners responsibility". Interior paint is poor. Hinges are painted. Tape joints are visible.

    The home is cheaply made. The air conditioning does not cool effectively and based on the HVAC technician, the air is not distributed correctly. Walks are crooked. The bathrooms do not have toilet paper holders or bath towels. All cabinets, both kitchen and bathrooms are subpar-not fitting for ease of access. Internet/CATV wired in attic were broken or not installed correctly. Overall horrible design and workmanship. Very poor company.

    Meritage Homes sold my client a townhome and sold her on using their lender due to an amazing incentive program. From the beginning, the lender was a disaster. For weeks they went back and forth, asking for more time to get things worked out. I jumped in and found another lender who approved my client, but Meritage Homes insisted they could work out the loan. Finally, my client had enough and chose her own lender. Then the original sales agent left without giving access to Docusign to her replacement. They delayed providing contract documents to the new lender. Meritage Homes did not give her any additional time to close.

    In fact, they charged her 250.00 per day the new lender was late. They also charged 2200.00 in HOA fees for a 251,000 townhouse at closing. I've been in real estate for almost 30 years and I've never seen HOA fees this high at this sales price. I can't recommend Meritage Homes to anyone. This was my third bad experience and I won't sell another one.

    We bought our house brand new and we’ve had so many issues I feel like we bought a ten year old house. Our roof is detached from the upstairs walls. Our air unit was bad when we first moved in. The pipes are constantly giving us issues. And Meritage doesn’t even try to help.

    This experience with Meritage Homes has been horrible. At first everyone pretended to be nice and caring until the final sale was made. Greg ** was laughing when I told him of my concerns of my home being bugged and asking where the mailboxes were located since the construction manager Matt ** told me the wrong location. This home is nothing like the model that was shown to me and since I’ve moved in it’s been one problem after the other. The home has loud echoes sounds like there are hidden listening devices inside and on closing day the bedroom ceiling was leaking and the construction manager had my keys for 4 days and I don’t know what he hooked up in my home.

    The flooring and carpet upstairs are botched with nails and sink holes throughout and Karina ** and John ** in warranty won’t approve to get it fixed but keep brushing me off. The Master bathroom closet is falling apart and down from the walls. Well it fell down off the wall in the middle of the night and had staples in it and barely any nails. The rods are not real wood and fragile. The lawn was planted with weeds. Even while sitting outside I can hear my voice echoing.

    This has been the worst experience ever and I will never recommend Meritage Homes to anyone. I want to speak to someone in corporate not in Texas and a higher up. Jordan did cut the yard twice and informed me that if I keep hearing the noises, vibrations and echoing sounds to contact the local police. They show you one home and sale you a totally different one that’s nothing like the model, it’s a scam and they use substandard material to sell people. It’s a facade to trick people. As a ** woman I was given the worst house on the street. I spoke with Kathy in Corporate Customer service to inform about hidden Bluetooth devices and she said Meritage does not install hidden wiring devices and contact law enforcement. I told her how I was being ignored by the Dallas warranty staff. She said that she would inform the Director of Customer Service of my complaints. She didn’t even ask my name nor address. Liar.

    Bathroom floor tile chipping on its own and Karina ** told me that they don’t cover damages that happened on its own and the house isn’t but 9 months old. HVAC blowing out cold air, making a buzzing sounds and blowing out chemical fumes. There is no urgency for them to send a contractor to fix as we are under a winter storm watch. The contract couldn’t fix the issue and a paint smell is coming through the vents with cold air cute mtg. My requests are being ignored. Stay away and safe yourself the ongoing headaches. This was the worse decision ever.

    I purchased a home in Royse City Texas from Meritage Homes. It has been the worst experience ever. They didn't fix any of my warranty claims. My house is literally floating. I have a crack that opens and closes all day. If you read this, please stay away from purchasing a home from this builder. They are the worst. My house in GA built by an independent builder was a dream compared to what I have purchased from these guys.

    This Company deserves no stars. My Husband and I have had numerous problems since we brought our home in 2022. Within the first 3 days of moving in our Hvac system would not shut off. We have had a Company by the name of Yellow Dot heating services in which Meritage Homes suggested work on our system but they never fixed the issue. I've had to reach out many times about our hvac system but now since we're no longer under the warranty we get told it's a filter that caused our compressor to go out. I change my filter in our home so I know that's a lie. Never buy a home from this company. They do not valve their customers or their concerns. I also have flooring that is coming up. Cheap painting as well.

    If I could give less than one star I would. This is by far the worst Builder! in middle Florida ever. They underperform on everything that they provide coming from smaller AC units needed for their homes, faulty equipment, broken equipment, and they allowed to get passed through. Word of advice - ensure that they are held accountable for everything that they messed up within the two year window of your warranty. They are not in it to save you, any stress they're to add more stress to your issues. The company should be sued again and held to the highest standards because the company should be sued again.

    This is how Meritage Homes treat their customer. The sale person was nice enough, but the rest of Meritage Homes were very bad. They are selling us brand new house under bad conditions and expect us to make the deal happen and fix the major problems (bathtub not straight, step stair was easy falling when step it in, silicone was stuck in the toilet, water pressure is lower than city requirement 40psi-80psi and floor still have nails under carpet) later on. And when we asked for the deposit refund they refused it.

    It's totally their faults when they want us to sign the contract before 10/31/2024 to get the appliances included. And it also our faults when we didn't check throughout the house before we signed because we thought it's brand new house, so everything supposed to be perfect and in good condition. And the next day after we came and checked the house with our inspector and the house is in bad conditions to sell. So folks, please don't make the same mistakes like us, have your own inspection report ready before you sign anything, they don't have option period on brand new home to protect buyer from cancel the house after inspection.

    The warranty process has been a nightmare. I purchased over 2 years ago & within 2 weeks of moving in, a landscape company replaced my neighbor’s sod but didn’t pay attention to the boundary lines and completely changed the elevation & drainage of my property. I have pictures before and after the hiccup & an official email was sent to Warranty within 2 weeks of moving in to reverse the mistake. I was told no several times by the first warranty rep. 1 year, 10 months later I got another warranty rep to help. However, it’s now been 6 months since. The grader/landscape company has been working on my backyard for over one month and it looks worse now than ever. Landscape company keeps pushing dates out & now it’s getting cold. They’re also trying to change the original grading, again. I’m having to play babysitter & make several calls per week in an attempt for resolution. I’m exhausted at this point.

    I have lived next door to a home they purchased. It was a dilapidated waste. They hired unlicensed workers, that do horrible bandaid work. They never fixed a single major issue, I watched the whole thing. They let those unhinged workers then stay in the home as "security". While that worker sleeps all day, smokes hard drugs & works only at night. Next crew completely blocks my driveway with 5 different vehicles (narrow st). I've tried to contact this company, the city gas tried to contact the company because they refused to get a dumpster & decided to burn construction waste for weeks five ft from my air intake to my home.

    They're rude to me & my family, pile garbage against our chain link fence...I could go on. If this is how they handle business anywhere else. They have literally turned a peaceful neighborhood into hell with no recourse at all. I have lived here for almost a decade & want to move because of this now. I have so many pictures from start till now... This won't let me upload them.

    9/29/2024 - If I could give a negative star I would. Very, very, very low quality workmanship, so many things to list but here are a couple that could have been easy fixes. FYI we paid $415,000 for our home so we expected WAYYYYY better quality and responsiveness to our concerns.

    1. Drywall looked like a my drunk uncle and his friends did it on a Sat night after a day of drinking, took months to get someone to come out and semi fix it. Still looks bad. Not to mention walls are not plumb and very crooked.

    2. Flooring is so cheap and poorly installed, after months of complaining they sent out a guy who did a ** job. We went to the website to launch a repair ticket through the warranty 2 months ago and are still waiting for someone to come out to do repairs again on cheap flooring. They refuse to replace the flooring and insist on just replacing parts of it. They are just biding their time because Oct 26th our 1yr Warranty on workmanship is up.

    Please do your research do NOT buy Meritage.

    We purchased a heritage new Meritage home in Laurel Canyon in 2017. Since then it has been nothing less than a nightmare of problems/issues. Following are the issues we are dealing with.

    1)concrete driveway totally replaced
    2)Replace tankless hot water heater
    3)Replace entire HVAC unit
    4)Repaint all exterior trim
    5)Cracked concrete slab that house sits on causing flooring to separate and tiles to crack

    6)water pipe leak under the slab in

    Meritage will not assist as they continually state warranty expired. They will not return any calls or offer any assistance in full disclosure. They did epoxy the crack and replaced flooring and tile. The quality of workman ship in their houses is extremely poor. Practically every house in this subdivision has had similar issues, and probably 50% have had to replace HVAC units.

    Meritage customer service is horrible and they will only do the bare minimum. They only want to wash their hands of any responsibility to make things right. It is all due to shoddy construction and little if any oversight inspections. We are so disappointment in the house and the way they treated us. Email is ** if you wish further information.

    Reasons not to purchase a Meritage home. I moved into my new home in December 2022 and since then:

    1) I had to beg to have the included dehumidifier installation which took place a year after the build (not so bad at least they did it).

    2.) The irrigation installers cut corners by not installing a water cut off, piping broke, without water for days until they came and repaired their handywork.

    2.) I had a flood from the second floor of my home extending into the first floor from a toilet installation issue in the master bathroom. After $20,000 of remediation and repair somewhat back to normal.

    3.) When installing vinyl plank after the flood, the sub flooring installed in the second floor loft was all uneven and needed to be addressed.

    4.) The master bathroom fan stopped working due to a roof leak from an improperly installed roof vent. Had a delightful (sarcasm) conversation with the roofing company they used, and apparently they are happy with their workmanship after 2 years.

    Unless they offer you a 5 year warranty run away!!

    We have been in our Meritage Home for almost 3 months. Pete (Salesman) was helping and responsive at first & it made us feel good with the process. Then we had Yvonne ** (Lending Officer) taking care of everything else. It went smoothly initially. However, Be aware that they are helpful and responsive in the beginning, however if you need something after you are locked in, you don’t get help from them. Yvonne also pulled my credit 4 times in a matter of 3 days. Lastly, The builder Andrew ** doesn’t have any answers when you ask him, and that’s absurd. The builder also gives false information, doesn’t follow through on things and poor, or should I say “lack of communication“. I got an email from Yvonne for clarification and no response a month later! Please purchase somewhere else! Meritage/Waterstone and Loandepot not worth it!

    This review is based off of a combination of experience and home quality. I’ve owned a Meritage home for two years. I was a first time homebuyer during super inflation. Meritage was able to sell me a home that was not valued appropriately. For the price, everything should have been in perfect working order. There are the usual new home issues: pests, chipped or uneven paint, cracking due to settling, etc. Here are some of the bigger issues I had right off the bat or months into my purchase:

    1. I was sold and paid for “bay window”, but received only three windows and a wall. I was provided interior decorating advice on how to dress the wall that should have had a window, but did not because the home was not extended out enough.

    2. I had leaks or water issues in multiple places. The sink leaks every time we turn the sink on and spreads water all over the island and onto the floor. The shower door in the master bathroom was missing the bottom seal and water leaked all over the floor at every shower. I called and had the seal placed on the door and was reminded how I received an upgraded and not standard shower door due to the company not having sufficient supplies. However, the floor continued to leak due to the glass not being cut long enough. The guest bathroom upstairs leaks water through the vent during every heavy rain. The back door is flimsy and gaps. Bugs are constantly getting in and rain water floods in during heavy rain.

    3. The flooring is uneven in multiple places. I complained about this at closing. The repair was sub par and I can still tell where the floor was uneven. The floor and island are separating and having gapping where they meet. I did not notice the other areas until later and they are tripping hazards.

    The quality is mid. Homes can look aesthetically pleasing and function, but quality is low in some places. I had absolutely no input on my home although I purchased from ground up and it should have been “semi-custom”. I did not get the tub, fireplace, or bay windows I wanted and those were big factors for me. It’s been a learning experience. Go with quality. I’ll never be swindled into providing a 5-star Avid review before all work I’d complete again and I’ll never purchase with Meritage again.

    I have a Meritage home built 6 years ago. I noticed a roof leak above my back porch. I then contacted Meritage warranty and Kelly ** came out and told me it's not covered by the warranty. He said the roof vents and roof jacks only last about 5 years. That he could guarantee the roof vent was cracked from the sun and I should have a roofer replace them. I have never had this issue with other homes. I did get a roofer to come out and after doing an inspection was told the roof vents and roof jacks were fine (the roof vents are made of metal). The problem is they were not installed correctly. They used the wrong nails and sealant. I had the roofer repair them to avoid having any water damage.     I closed on my new Atlanta Meritage home Dec 2021 (ranch on slab). In Sept 2022, the whole floor had to be replaced due to an "installation" issue (warping, buckling, lifting) In March 2024, the entire floor is once again buckled. I put in a warranty request with Meritage who initially told me it was my barstools being moved back and forth on the floor that caused the warping and there was nothing they could do. After pushing the issue, they contacted Shaw flooring to address as a possible manufacturer's defect. Shaw hired an independent flooring inspector who stated that the level of moisture coming from the floor was too high for this type of floor without the concrete being sealed. Any floor that is put down on this slab will warp without proper preparation which the builder should have done while building.

    Shaw denied the claim as a SITE issue that has to be addressed by builder who failed to prep floor properly. I have tried many, many times to get in contact with someone in Meritage (above my local maintenance supervisor) without success. They closed out my claim without explanation, without responding to any request for further contact at all. I have tried to contact corporate offices for further resolution with zero response. This has happened with several issues I have tried to have resolved with Meritage.

    My significant other and I were excited to buy our first home end of last year. We had signed our agreement end of December 2023 and were looking forward to our home in early 2024. Well, it is now end of May and we still have no home. From completion date being pushed back, to them saying we’re not able to “secure financing” when our lender had already approved us and then trying to raise our home price, after the fact that our agreement was already signed with our set price, they are still not holding their end of the deal. This whole home buying process with them has just been a nightmare and has raised some concerns after one incident my significant other encountered.

    In January of 2024 he showed up to the sales office and asked the sales counselor to see the process of our home. Turns out that the counselor had no idea what he was talking about. She had said that he probably had the wrong community because she knew the “owners” of the home that not only did we sign for, but we also put a down payment.

    My realtor and I have had one on one conversations with the counselor and have text messages in regard to our home. So for her to basically say that our home belongs to someone else makes no sense. We’ve tried clearing this mess up by contacting headquarters, tried negotiating with them fairly, but we haven’t had any luck. It seems to us that this could be a common practice home builders use to squeeze every last penny they can out of potential home buyers. Has anyone had this same issue or anything similar?

    We have had an extremely disappointing experience with Meritage Homes in Leander Texas. After noticing our floors swelling, we contacted Meritage, and they sent an inspector to evaluate the issue. The inspector clearly informed us that the problem was due to a missing moisture barrier, which should have been installed during construction. This inspection took place on 4/29/2024, and the inspector documented the missing moisture barrier with photos and detailed notes.

    However, Meritage Homes is now claiming that the issue is not their responsibility and that we are out of the 2-year warranty period (we bought the home in February 2021). This response is completely inaccurate and misleading. According to the inspection, the moisture levels were within reasonable limits in multiple locations, and the inspector did not find any evidence that trapped moisture caused the planks to swell. Instead, the lack of a moisture barrier, a construction oversight by Meritage, is the root cause of the floor damage.

    Meritage Homes is attempting to deny responsibility for their construction mistake, leaving us with a damaged floor that should be covered by their warranty. Their failure to address this issue and their dishonesty in handling our claim are unacceptable. We expected better quality and accountability from a company like Meritage Homes.

    This builder lacks integrity and ethics. They will run you in circles, lie and deceived you. After the home was built, I noticed the driveway has holes in the concrete and breaking apart by the day. I called the service representative and he inspected and admitted it was builder error when concrete was poured. He scheduled for it to be fixed and here's the problem. Instead of removing the concrete and repouring it, they just patched up an already disintegrating concrete. Just a few weeks later, the issue became even more evident and largely noticeable.

    I immediately reached out to the service rep - Aaron again. He was completely unresponsive for weeks and after several follow ups on my end, he finally responded that he'll get someone to inspect it and get back to me in 2 days. Nothing from him for weeks while I continued to follow up without any response. After several weeks, he responded to my inquiry and sent me warranty info that there is no warranty on the concrete. Problem is the concrete was never done right in the first place. This company is horrible. Run if you can.​

    This is my experience with Meritage Homes. My wife and I met Mr. ** at the lake Conroe office area. Mr. ** was so professional; he was able to confuse my wife and I. He told us he can get us the new home with 5.5% interest rate. He said they can buy down the rate for us which makes the deal more interesting. Few days later we were told Mr. ** had a surgery and he will be out of office until further notice. The lender he gave us got us approve for 6.99% which was different from the initial agreement. We turned down the deal. We later received a call from Miss **, she introduced herself as our new sales representative since mr ** is on sick leave.

    We told her we won't be able to proceed with the deal because we have a sick Mum with stage four cancer. So, buying home with 6.99% is not what we are looking for at the moment. She stated "I have two lender that can approve you for FHA loan." We told her we already have a home with FHA, so we knew we are not going to qualify for FHA loan. She said, "Don't worry. I will get you approve." The first lender she introduced us to get us 6.99%. Likewise the second lender got us 6.99%. We told her one month ago we requested for the cancellation of the deal. She kept pushing because she knew the time frame will be against us. She later said she will have to speak with her boss for the $10,000 earnest money refund. It took her two weeks to give us response. She said her boss Mrs. ** said the earnest money cannot be refunded.

    Mrs. ** later called and said the earnest money cannot be refunded. She said we have twenty-one days to cancel the agreement. We explained to her we wanted to cancel this deal as early as two weeks after it was signed but Miss. ** keeps pushing because she knows the game she was playing. We explained to Miss. ** what we told Mr. ** what we are looking for 5.5% INTEREST RATE. I told her, "It looks like you guys are forcing us against our wish. We have sick MOTHER with stage four cancer, the injection she takes twenty-four hours after chemo cost $6800. We don't have the financial capacity to buy home with 6.99 percent interest rate."

    Mrs. ** insisted she will not refund the $10,000 EARNEST money. I told her I just lost my Mum few months ago and I don't want to lose my mother in-law now, her life is more important to us, as soon as I said that MRS. ** immediately hangs up the phone and then blocked my number and my realtor number. I believe we have not been treated fairly due to our color of skin.

    We moved to Province in October 2024, with the help of Juli ** and the Meritage team. The question in our mind after 6 months living here is: Why did it take us so long to find an excellent community with such a great home? Our beautiful home, built for us by Meritage was completed 3 months early! The quality of workmanship is excellent. The design is everything my wife and I had wanted. When illness and hospitalization struck shortly after our move-in Juli, Trevor and Jermaine were there to help my wife manage, see that our dog Cooper received his walks, and even helped with our Christmas tree.

    Province is the community that is just like the neighborhood you expect, friendly, kind, and helpful; the neighborhood where you grew up with neighbors that were friends. Waves and good mornings are common occurrences, people are walking, running, and bicycling on the miles of walking paths and sidewalks that are surrounded by greenbelts, lakes, and waterfalls. You have 24/7/365 security. The activities are too many to even begin to list. There are always helpful Ambassadors to guide newcomers at the Activity Center, excellent professional staff along with outstanding amenities. Trevor, Germaine, Tom and Mechell have made service and repair of defects and questions about our new home easy! It is ‘no hassle service’! We cannot say enough kind words about the Meritage team and community here in Province. The biggest question is “Where are you?” Don’t forget your golf cart!

    Me and my wife bought a Meritage home in Jan 2024. I must say the whole experience was very daunting and overwhelming. I truly believe that Meritage Homes are the biggest scammers I have seen in my life. We bought a model home and were interested to buy with the furnishings and made it clear with the sales counselor name Monika ** in Melissa Tx. The whole time she kept saying I will get back with you. We signed the addendum on Jan 10 which says No furnishings which we knew it wasn't included in the sales price.

    Just a week before closing, in Feb, we came to see the house with bare empty walls and were kind of surprised and devastated. Just 2 weeks ago we found by a neighbor that our house furnishings was auctioned without even getting us informed as the neighbors saw the auction board outside the home. The neighbor who told us bought the model home with the furnishings at a very low discounted price and was offered by the sales counselor but not us. We found out through other Meritage sales counselors that the first priority is always given to the model home buyers.

    In Jan Meritage was offering $25,000 incentive but we only got $10,000 as one day Monika called us and said since it's a model home, we won't get the other $15,000 which was not told to us on the first day or on any of their advertisements. The day of the closing, the keys were left outside in the electrical outlet rather than handing over to us. I truly believe due to our skin of color, race and religion, we got this unfair treatment towards us but not to other home buyers of Meritage homes. It's been two weeks we have been trying to get in luck with the higher authorities in the headquarters in Arizona but no one is willing to do anything for us. The only compensation we want is to give us the furnishings for any of their model home nearby at the same discounted price just like any other model home buyer but they are not willing to do it.

    It seems the location in Tucson is rather understaffed. I have taken a few clients to look at their homes and the Estancia Community office is often empty. Their Agent **, gives too much of a used car salesman impression and told me one price over phone and text and they contract showed a different price. I cannot in good standing recommend clients there. I will show them homes they may be interested but as a result of so much bait and switch, Meritage in Tucson AZ, simply results in too much work. I recommend anyone who has been wronged by them report them to the Better Business Bureau.

    These guys are scam artists. They covered up a defect during our walkthrough which we found same day after they left. We then had to go through their “warranty” process which took months and our time without resolution. Our back yard has drainage issues which we had to fix ourselves after their fix was a joke. Stay away. There are better builders.

    Meritage Homes Sucks! Avoid Meritage Homes at all costs! From the moment you step into your new house, you'll notice alarming cracks both inside and out within the first year. My personal encounter with Meritage Homes was nothing short of a nightmare. Countless issues and cracks plagued my home, and while I requested repairs, they insisted on addressing them one at a time. It became apparent that they purposely delay repairs until your warranty expires, leaving you stranded with a home riddled with problems. Once your warranty is up, good luck getting any response or assistance – they wash their hands of any responsibility, leaving you to fend for yourself!

    I purchased the home in March 2023. In January, we looked at the home and decided that it was good, and we were gonna purchase it. 4 days before closing, we go to look at the home. And there's sheet rock damage in four rooms. They did not tell us about The damage. We found out on our own. So the repairs they did fell apart four months after we moved in. Then they fixed it for the second And it fell apart again. They also have a dye in the texture that bleeds through the paint. And they have painted twice and it still bleeds through. Now they refuse to fix it for the third when. None of this was my fault. I have filed two complaints with registry of arizona. The complaint issues are being taken care of except the sheet rock. The pictures I put in here will show the hidden damage revealed. But I will tell you this before you buy a home from Meritage. Read the reviews. My personal opinion stay far away from this builder. My driveway had to be section two the colors don't match up in the driveway.

    We had a very bad experience with Meritage home quality. Our house started cracking at the roof. We thought it was part of the soil settling that is common in Texas. But we eventually realized that it was due to the foundational issues. We had a professional from Meritage come and evaluate it. They said it’s within accepted threshold and they wouldn’t cover the damage.

    We got a private contractor come and measure the same and he said that this is wider than the cracks that he saw in other homes in the area. The gap can fit a quarter coin width wise which I don’t think is normal. I reached to Meritage to connect me to a senior manager and they wouldn’t. They are asking me to wait another 6 months to refile a claim. They are just wasting time because my warranty expires within a few months. I am very disappointed in their service and the quality of their construction.

    We are so disappointed. It seems like half a million dollars gets what 150k used to 20 yrs ago and quality is similar to KB homes. When our kids play in the upstairs game room it’s super loud directly above the office where we work from home. I didn’t notice this happening in the models we looked at before buying. Was told Meritage doesn’t use any sound deadening or insulation materials between the floors…Or on the stairs. Regarding the electrical installation, We tried to use a fridge and freezer in the garage but we would need to hire an electrician to install another circuit to do so. Additionally, We have a looped bunch of bound wires just hanging off one side of our home (as they switched the side that had the outdoor electrical panel just before we closed).

    We asked if they could cover it or something to prevent bug intrusion or weather damage. They directed us to go buy one ourselves at Home Depot…. There are hot and cold spots 20 degrees apart in the home. Example: upstairs bedrooms facing street are 82 degrees and downstairs bath is 68. This occurs when the thermostat is set to 76. Granted we are in the midst of a miserable heat wave; but given the “foam insulation and energy efficient features” they lauded themselves for we had expected basic comfort and utility savings.

    That has not been the case. Current CPS bill is $306 and upstairs is hot. They sent an hvac tech under the warranty but all he did was adjust the angle of the vents and wish us good luck. The water pressure throughout (sinks and showers) is low and the toilets clog very easily. There were screws drilled through the garage door and cracks in the ceiling. Our yard is bumpy and has potholes too. Drainage is not great and rocks are now showing in/under the grass, like not enough topsoil was laid. We are suffering buyer's remorse hardcore.

    Cross traffic as you exit neighborhood are traveling at 70 in a 45 with limited visibility. If a light isn’t installed I foresee someone getting T-boned there. Development in the area seems completely unchecked and literally thousands of apartments are going up. Which means traffic and water issues aren’t likely to improve. I am just so sad this is how things turned out for us and I don’t see what recourse we have.

    We closed early this year in 2023 on our home in Florida. It was a nightmare! We had to close with a long list of items in the house that would eventually get addressed and that were mainly due to poor workmanship which was rushed. To me, their motto was quantity rather than quality. We closed on our home with the front and back door locks not working, no hot water, flooding lanai, chipped kitchen cabinets, drawers that weren't soft close, and chips in the moldings around doors in the entire house. There are many more items which were missing and were paid for, but the list is too long to mention. Meritage tells you that you have one year warranty to address any issues. However, I've already had some of these issues denied with no explanation. In other words, take care of it yourself! I would never recommend this company nor ever buy a new construction again.

    We bought our house in 2021, so about 2 years now. The house was supposed to be done for us to move in around May, 2021. Blaming COVID, Meritage took until early August, 2021 to finish it and have it ready, which was an issue, as we were expecting our first child at the time. A few months later we noticed the flooring in the second floor was having some issues. It was making noises as we walked around the house. I reported this in June 2022. THIS IS WHEN THE SCAM HAPPENS. My warranty claim was cancelled and I was requested to wait until the First Year Warranty period to make a new claim as it was covered during that First Year Period. I did that, as instructed, and a new claim was made in August, 2022. They sent somebody that expressed several concerns about how the flooring was installed, but the only thing that person could do was just to put some additional nails. He said that we may have the same issue again.

    The expert was right and the noise returned some time later (matter of weeks) in the same areas that were "fixed". Not only that, today is getting worse and new areas are loose or even bending when you walk over the board. This doesn't sound like one of those "put more nails" solution. I reported the issue. Their reply: as this is out of the First Year period, it is no longer covered by the warranty. Basically, after I originally reported the issue, Meritage instructed me to wait until the end of the period in which the issue was covered to, then, tell me, "yeah, we don't cover that anymore".

    When I pointed out to them that this was not a new claim, but the same issue, just getting worse, that they never fixed in the first place, their reply: "You sign a document in which you said the work was completed." Of course, the guy put a bunch of nails and came to my house, so, yes, he completed A job, but that not fixed the issue. [DON'T SIGN ANYTHING FROM THEM! Just make them know you are not the expert, so you can't certify the attempted fix worked]. So, I'm at the point Meritage will not even take a look to the problem, they put the house out of warranty knowing it had an issue, are telling me I actually certified the work was done and even have the audacity to recommend me their flooring people to make the repairs from my own pocket. SCAMMERS!!!

    We built a new home with Meritage Homes almost 3 years ago. Right from the start our foreman was horrible!!! Anything we questioned or wanted fixed was an argument, we were constantly just told "it is what it is, you're not building a luxury custom home"! At our one year we filed all our warranty claims to have fixed, when the crews would come out to do the work it was always done half a$$! For example we needed some cracked drywall repaired and painted, they would load up the spackle and then try to sand it and paint it while it was still wet. Which then caused more cracking of the drywall, which is now just failing off our ceiling. Now even though at this point we are past what they consider their warranty period, and our AC has needed 2 new parts and we had a light switch start smoking. All I want from them is to stand by their work and help us with some of these repairs that should not even be happening after 2.5 years.

    Covid was always an excuse when the house was being built and reasoning for the quality of work was also covid!! I understand warranties are in place for a reason, but some things are just unacceptable and don't happen with in their warranty period. Their customer service is terrible and their homes are built extremely rushed and sloppy. My particular neighborhood is nothing but unhappy homeowners!! I do not recommend building with Meritage Homes.

    I bought a home for over 500k. It is three years old. The front porch cement has spalling. I contacted a Kevin in warranty dept (Colorado). It of course is not covered. I have never seen cement do this. I've owned 5 houses. I think Meritage builds subpar homes.

    I second the negative feedback from other customers. I am compelled to share my harrowing experience with Meritage Homes in Florida, as a cautionary tale for anyone considering their services. My family's journey with this builder has been nothing short of a nightmare, filled with incompetence, broken promises, unethical practices and disrespectful behavior from the sales associate.

    From the moment we engaged with their sales associate, it became clear that their priority was closing the sale, not ensuring customer satisfaction. They consistently lied, failed to provide the promised updates, and demonstrated a complete lack of professionalism and they will lie and do anything to get your earnest money. The construction process was marred by unending delays, pushing our patience to its limits. Deadlines were disregarded, leaving us in a state of constant uncertainty and frustration. To make matters worse, the quality of workmanship was shockingly poor, with sloppy mistakes and numerous structural issues throughout our home.

    What truly enraged me was their attempt to scam us by passing off standard materials as upgrades. This blatant deception reflects a complete disregard for integrity and a willingness to take advantage of unsuspecting customers. I recommend you to think twice before considering Meritage Homes for your home building needs. Share this warning with others, so they may be spared the immense frustration and heartache that I have endured. Let us hold companies accountable for their actions and demand transparency, honesty, and quality in every aspect of the home building process.

    We purchased our house 7 years ago. We had a roof leak in Nov 2022 and it damaged the inside of our house ceiling and cabinets. We found out that the roof/solar panels design & installation was installed incorrectly when they built our house based on multiple roofing companies coming to our house to evaluate the damage. We spoke with Meritage Homes and they said that the warranty on a roof was for only 2 years. The roof was probably leaking from the beginning but the roof damage did not show up until now. Meritage Homes would not take any responsibility for their mistake.

    My name is Ismat, I am a married man, and I have three children, my eldest son is in the US Army, my middle son is in the US Navy and the youngest is twelve years old and wants to join the US Air Force. My family and I own a house in Rita Ranch, but since we are planning to have grandchildren in the near future, my wife and I have decided to sell our small house and buy a large house in the Vail area, near Rita Ranch. Indeed, we did research and agreed to buy from Meritage Homes. We contacted the sales person, and agreed to meet on Saturday 01/28/2023. Indeed, we met the sales person, who was of ** descent, and by the way, he is a very wonderful person. We spent over 4 hours touring the models, then we agreed to come back another day with our son to see one specific home.

    2 days later, we met again and after looking at one specific home, we agreed to buy a 2100-square-foot house after the employee told us that this house, for some reason, had not been sold and that it had been offered for sale for 4 months, then we contacted our realtor and told him about this house, and that we would like to put an offer on it. Our realtor contacted Michelle the sales manager to discuss the purchase but she told our realtor that the other salesman sold the house at night time without consulting her. We did not care and told the salesperson that we are still determined to buy from them and the reason is the awesomeness of this individual.

    Indeed, after three weeks, the employee called us to tell us that there was another house for sale if we were still interested. We contacted our realtor and explained to him that we would like to pursue another home. Our realtor told us that Michelle the sales manager have some terms and conditions on how much we should list our house for sale, and that she had some incapacitate terms. After we agreed to her incapacitate terms, we met with our realtor on site along with the salesperson. My wife and son loved the house, and then we went to the office to talk about the procedures. There was another sales employee present in the same office and she was listening to our conversation, but she did not comment on anything. And after we agreed with the sales that we wanted to complete the purchase and left the site, and at about six o'clock in the evening, our realtor called us to tell us that the house was sold without consulting our salesperson.

    At this point, my family and I felt that something was wrong. Was it our accent? Was it our looks? Was it our last name? But then we discovered that the marketing manager is a disgusting racist person and does not want to sell to anyone of **, ** or even some ** origin.     On 2/10/23 all parties signed to cancel the agreement and return my $10,000 earnest money (apart from the $250 they keep). It is now 2/22/23 and they are stating it takes at least 30 days from the date all parties sign for my earnest money to be issued back to me. Before the agreement, they harassed me over extremely specific details of why I needed to cancel the contract and even illegally asked my lender questions. I gave them all of the information that was required per the contract within the required time frame and they were still harassing me and my lender. Anyway, the cancellation and earnest refund contract was signed. I have been asking real estate attorneys for advice in this situation and I let them know I have, and now the VP of sales said he can no longer speak with me and I am waiting to hear from their legal team.

    Also within the first day of sitting in their sales office in Littleton the man said "You better hurry up and buy that house because Little ** is about to move in" referring to the 4 ** families touring. He also told me that "a guy wants this house but I don't like him or want to work with him" during our chat as well. Extremely unethical and illegal. When calling attorneys in the area for advice they were familiar with Meritage and let me know they have dealt with them before, so that's a another bad sign. Anyway, still waiting on my earnest money refund and for their legal team to reach out. Get far away from this company fast!

    We purchased our home sometime last Year in July. After we close we notice an issue with the garage lock which was installed poorly. I reported the issue to Michael who is our Sales Rep. He promised to help it fixed before he left the Company. The issue affected the door garage. We could not open the door due to poor installation of the door lock that is jingling from one point to another. We submitted a warranty for repair. The tech came out and stated that the lock affected the garage to bent. Stated that he was unable to get it fixed.

    Randy ** and Kelvin ** contacted me and stated that the lock damaged the garage because we locked it and use remote access to open it. I categorically told them that no one ever uses the remote to open the garage. The damage was caused because of poor installation from the beginning. Meritage representative told us that they will not fix it because the warranty is not covered. I asked, "Why are you bringing a warranty when you fail to give us a warranty at the bigging of the purchase of the house."

    No one has ever discussed this with us nor have we signed any document related to the garage door warranty. They came up with a warranty when it's time to repair the garage door! Randy ** and Kelvin ** are vicious human begin who did not have a good professional manner of approaching. Meritage Home treated their customer badly for not being able to provide them with all help they need and fix the issues they have to enjoy their home. This house is purchased less than 7 months telling me that the garage door was not covered by warranty!

    Buy from Meritage at your own risk. Plan for them to miss deadlines. Plan for several things to break or not work. Plan to waste hours/weeks/months dealing with their awful warranty team. And the contractors they use? Oh my God. An absolute nightmare. Their HVAC work is an ABSOLUTE JOKE. Took multiple visits and a month to get the heater working. Then it started setting off the fire alarm. The warrantied vendor was so bad at fixing the heater the first go I decided to just bring in an outside crew to fix the other issue. They cut corners everywhere! Don't do things the right way. It's cheapness over quality everywhere. The windows are TERRIBLE. You need to be in extremely physically fit condition to even crack them open.

    The sliding door track broke, and I'm still trying to deal with the warranty on that through their contractor because Meritage declined my warranty claim, despite the initial report of issues with the door being brought to their attention WITHIN TWO MONTHS of moving into the house. We've now been in the house for almost 2 years. The excuse from the contractor for the door? AND I QUOTE: "Your warranty request has been received. Please note, we are experiencing a high volume of requests, which may delay our response." What a joke. The contractor they use for windows and doors is SO BAD that they're overwhelmed with warranty claims. There are a hundred other little things, but my blood pressure is rising as I type this out. If you buy from Meritage, expect headaches and to spend a bunch of money you shouldn't have had to spend to get the house actually up and running the way it should.

    I went through a building purchase contract at Sachse, TX, last year. The design was poor and no sufficient natural light on both floors. Their website says energy-efficient, while the under-construction home, which just had a drywall, was poor in lights. The backyard was later found to be small, and I was paying a lot more per sq. ft. for this home. Since we were first-time home buyers, we did not have any idea about these things. Therefore, we backed out of this contract due to this design and lost our earnest money. There were several other design faults. I cannot commend the quality of the materials. So, I will leave those to those who have lived in their homes built by Meritage Homes. Furthermore, we did not actually see its model home as the market was crazy at that time. From now on, never ever decide hastily, and always do your due diligence before buying homes. As for now, I will never recommend this builder again.

    After 1 year of living in this home, I've lost all confidence in Meritage as a constructor and its ability to stand behind the homes it constructed. On Nov 22, just 1 year after closing on this house, my sewer system backed up and almost flooded the 1st floor of my home. Plunging the toilets or filling the bathtub to create additional water pressure to unclog the sewer line. A few weeks earlier, AT&T dug up the front of my lawn to install their fiber optic cables and so thinking that they damaged the sewer line, I hired Roto-Rooter to perform the repairs. After excavating the line, Roto-Rooter saw that the line was damaged or improperly installed and that a repair was attempted using DUCT TAPE. This was done during the Construction Phase of my home. This means that I was sold a defective product, which was conveniently for Meritage, covered up by dirt.

    After the repair was completed, costing me thousands of dollars, I reached out to Meritage Customer Care about covering the cost of this repair and they closed and rejected the warranty claim stating that I did not follow their warranty claim process and so this issue will not be covered by warranty. After explaining the issue multiple times to Customer Care and their Construction Manager who is now assigned to my home. I still have not received a phone call, only emails telling me, "Sorry not our problem and we won't cover the cost of our crappy construction." This is just 1 example of the poor construction practices that we had to endure during the construction of our home.

    Our neighbors all have various issues in their houses, including bathrooms that were not properly sealed leading to massive water damage in the walls of these homes, all of which are less than a year old. Would I recommend Meritage Homes? NO. Absolutely not! Take your business elsewhere. You have been warned! Do not trust this company to build your new home. They are terrible at it.

    for a house in Harper’s Preserve, a bad decision that we have now come to regret. Our place is well past the construction deadline, yet we are unable to move in due to constant construction and electricity delays. Meritage Homes made a commitment to us to have electricity in the whole area, yet they still don’t have any. The amount of delays that this problem has caused does not seem to faze the management team, considering how unbothered they seem. Meritage should not have made promises they couldn’t keep!

    There has been so much go around in the past year of my life, I am going to recap the experience below so you can avoid this terror. Note, our original close date was scheduled for March 2022 - we did not close until the last day in August 2022.Save yourself the headache and stress and build with someone else. It’s a complete nightmare. If you do proceed, be prepared to feel dismissed and belittled.

    First, we were informed that we had 24 hours to decide if we wanted to proceed with purchasing a home or they would move onto the next person on the list. We wanted to be in that location so we said yes even though it was not the model that we wanted. I should have taken the pressure as a red flag right away. We had terrible communication with our first construction manager (#1) who did not update us at all and the sales manager would remind him monthly to give us an update on our home.

    We then had to inform the construction manager that the kitchen plumbing was placed in the living room (something they should have seen first and told us about). We were then delayed by several weeks because they had to cut open the concrete to reroute the plumbing for the kitchen. We were not confident in the job because of the lack of communication so we got a foundation inspection done along with a pre-drywall inspection out of our own pocket. Fast forward a few months, we have a new construction manager (#2) and we were given a new closing date. When we came for the initial blue tape walkthrough our realtor asked “why are we even here today, this is wasting our time” because there was so much that still needed to be done and the closing date had to be pushed back again to complete the outstanding items in order to even do a walk through.

    Our second construction manager quit the morning of our closing. The third construction manager (#3) was so disrespectful to our realtor on the phone regarding our third party inspection that she had another Meritage employee on site during our final walkthru. We went to the closing with a list of items that were supposed to be fixed. Since closing (2 months ago) we have had painters, irrigation workers, an electrician, AC workers, plumbers (x4), the flooring company, the cabinets company, appliance repair workers, missing gables added, and the window company all come to fix issues and problems in our brand new home. The quality of work is terrible and there is no level of craftsmanship in the home. We purchased a brand new home and it looks like a used home. For the price of this home we should not be having this many issues.

    Now we’re dealing with an issue that our AC unit was temporarily put on a plastic pallet and cinder blocks and not a concrete slab like every other home in the community and we are getting pushed back on getting a concrete slab in to complete the home. “The reason it was like that at your house was most likely the delays we were seeing on the exterior stuff and timing of when the ac had to be done.” We are the only house in the entire community that does not have a concrete slab. I called both the Air company as well as the City of Round Rock inspector who informed us that this will settle over time and become uneven, but we are still getting pushback to complete the job that is in the plans of the house.

    We made the mistake of using Meritage Homes Florida to build our home. We are in the house for two months and the punch list is too long to list here. To name a few, driveway was broken by sod installation and not repaired, The yard is washing into my neighbor's driveway. The sod installation is awful and they won't come back. We are on the 4th service manager, a Mr. Know it all, but gets nothing completed and will not update us until we call. Use another builder or have a list like ours.

    We are relocating for work from Colorado to Tennessee. We decided, after looking at several home options, to opt for a new build with Meritage in Waltons Grove In Mount Juliet Tennessee, set to be available upon our arrival. We put down 10k in escrow to hold this lot and home and were approved for contingency. Two weeks later, after returning to Colorado preparing for our move, we were told from our realtor (whom had heard from the sales associate at Meritage) that they received another offer on our home that was not contingent and that they may be terminating our contract.

    Needless to say a day later they canceled our contract. The subsequent derailing of our plans was not only stressful but the lack of direct communication and accountability for this abrupt disruption was so disappointing to say the least. I wouldn’t recommend working with this company unless you’re amenable to unethical practices and being screwed for their financial gain above all else… They will take 4 weeks to refund our escrow however 250$ for “administration fees”. This company is a bulky and when a contract only works one way it’s enslavement. Do not do business with them.

    Meritage was a disaster to work with. Routinely found beer cans on-site (throughout construction), when reported, we were told they were possibly dumped from a neighbor party. We were also told, reporting/escalating it with trades would result in construction delay. We were lied to that home does not come with drip irrigation when they actually installed drip irrigation for other homes in the community. We complained about grading and water drainage issues in backyard and sides of our home and were simply told they will not do anything about it. They installed cheap under the sink outlets that cause leaks. Made them aware of cracks and chips all around house the moment we entered and yet they refused to touch up or fix in multiple areas. They planted a dead tree and refused to do anything about it. With Meritage you get poor quality home, bad service and a company that will not backup their warranties.

    DO NOT USE THIS BUILDER!!! There is absolutely no construction oversight on these homes!… ZERO accountability…. We had no AC for a week, no hot water, tubs that didn’t drain, faucets that didn’t work, doors falling off or installed backwards, a sliding glass door that needed replaced, drywall repair everywhere, a mismatched shower enclosure, mismatched light fixtures, towel bars falling off the wall, ceiling lights completely missing, trim molding that is damaged and or splintered, chipped tiles, paint spills everywhere, etc…

    AND the kitchen is awful…missing handles, missing shelves, missing trim, drawers that fall out when you open them, drawers that get stuck opening or closing them, doors that won’t close properly….it’s endless…EVEN the front door keys won’t work! They don’t care about the QUALITY of your home… This builder simply wants you to close on the home “as is” and then let you and the warranty people resolve ALL the issues 3 to 6 months later…. Total nightmare!!!!

    Our community was switched from Wesley Chapel, where homes are priced significantly higher to Zephyrhills, which is a small rural city with a prison. When the change occurred they let no one out of their contracts without threatening to keep the $10,000 you are required to put down. Before, because I was living within Wesley Chapel limits, I could apply for an exception for my children to attend their wonderful schools.

    Now, if I don't sell before my oldest starts school they will be going to an elementary school 5 miles from a prison. Not to mention, my husband has extreme allergies and cannot have carpet in the house, however if we put tile throughout, we will never see that money when we go to sell. On top of all of that, if our house doesn't appraise for the amount we paid for it, we are responsible for the difference. So if because we are now in Zephyrhills our house appraises for say $390,000. We are stuck paying nearly $30,000 in addition to the amount we paid for the house. When I try to ask questions, I get no response. This has turned into a nightmare.

    Well, where to begin. I went to sign up and was not informed that the earnest money is non refundable, which was 3000. Their loan officer is rude and doesn't have any customer service skills, she has zero empathy. She didn't return calls nor emails until I reached out to her after multiple attempts. Her excuse was that she was at lunch and doesn't call back until she gets time. I was shocked with her response. She also made me feel that I would not be able to afford the property. Be careful about the offered rates at the sales office and what actually gets approved. We were told about the rate being 5.5 at the sales office but the loan officer said that it was 7.25! You will lose your money if you cancel, and I was informed that they don't refund money. What a joke. I am glad that things didn't work out and they actually canceled the sale. I was informed by their escrow team that they have to get approval for a check refund.

    From their communication they don't seem to be sure about their own process about refunds. I canceled the sale within 3 days of making the deposit and yet I had to go through so much inconvenience and anxiety. God know what would have happened if I would have moved forward. The only positive thing about them is their sales consultant Suzan, she was awesome, honest and delivered exceptional service. However, her management didn't provide good service, nor the manager made a courtesy call. Their business must be good so it seems that they don't care about customers. I am still in the market to buy a property but I don't think I would go to them again. There are a lot of new homes around too. They just lost a customer. I am still waiting for my refund.

    As a first-time homebuyer, my experience with Meritage has been a nightmare. I have filed multiple warranty claims since closing on November 23, 2021. I have had issues with the doorbell chime, nails poking through the drywall, closet shelves collapsing, HVAC unit leak, caulking peeling in bathroom, chipped floor tiles, loudly banging roof vents when windy, and a water main break. The workmanship is extremely poor. Unacceptable for a brand new home. The building manager is rude, could care less, and will tell you anything to secure closing. I will NEVER again purchase a home built by Meritage. Prairie Meadows in Ocoee, Florida.

    Delaying the home for new reason. Even though many homes started before me, all homes completed except mine. My moving date keep on getting pushed when it comes near. No one is actively working at home to complete the finished items. Builders won't respond to the emails. I was getting told that if I find more complaints in the walk through, my home will be delayed further. Builders won't note all the complaints. I was being told that it's already passed city inspection, so we can't do anything now.

    It's a horrible situation for me and no one even seems to be cared for it. No one verifies properly when the things are done. For example, when plumbing is done, there's a leakage and the entire room's carpet become wet. Because of that my home got delayed by 2-3 weeks. I am not sure why replacing carpet takes time and now because of AC issue is getting delayed. City inspection found fault with AC. I am not sure why so many issues even after building the homes from many years. These are only the few issues which I am reporting.

    The tile in our brand new built home (built and took possession in March, 2020) is coming up. Inspector has come out to investigate and has determined that 100%, yes 100%, of the tile needs to be ripped up and replaced. While Meritage has agreed to compensate for the faulty work, the new tile being provided is not the same size nor color as the original. We've made multiple attempts to either have Meritage pay us out and let us find a contractor of our choosing to rip and replace, or provide the same size and color of the existing tile. We have been told that none of the options above are agreeable to them.

    In addition, no one has been able to put in writing what the warranty will be on the new tile work (if we allow them to proceed). How do we know that in 6-12 months the same thing won't happen again. Furthermore, no one has been able to tell us what caused the original tile issue - so ripping and replacing could not be the right option if we don't know why it happened in the first place. At this point, we are at an impasse. Note: We understand that there are other newly built homes that are experiencing the same issue- with tile coming up from the floor.

    Purchased a home after losing the home we wanted due to their sales strategy. Home construction quality was so bad, they had to redo the driveway, bathtub in send BATH was used and drain rings rusted. Final walk was a joke, the worst thing about this builder is their HOA so restrictive and ignorant to see the least. They allow new home owners to rent their own home monthly weekly is not allowed they will not share HOA rules until you close almost a scam and fraud company. They should not be allowed to build homes anywhere in the state of Florida. One star for these people is too high. They don’t have good anything at all… 10 times worst than DR Horton and 8 times worst than Lennar. I was so dissatisfied and still upset with these people. I believe they are stuck on stupid or redefining stupidity.

    We have had multiple Air conditioning companies come out over the last 2 years to tell us that our 2nd floor unit was not built correctly. There should have been 3 units on this home due the size. Meritage skimp on this. We have owned the home for 2 years and have been having problems since the beginning. At this time we have been told that the system Zone board and Dampers are not responding. We have had this replaced twice already. Therefore there is something wrong with this particular LENNOX system if it continues to burn out the zone boards and dampers and evaporator coil. We are also being told that there is no Bypass damper on the system. This should have been placed when the system was installed. Also the 3rd floor thermostat is not compatible with the system.

    It is very frustrating that these companies can get away with not installing equipment properly. There is no way for a consumer to be able to find out this kind of information prior to purchasing. An inspector would not even be able to determine that parts are missing. The home comes with a warranty but not on the A/C units. I purchased an extended warranty and they still don't want to cover. There is really no way to repair this system that they installed. It need to be trashed. Meritage also had us considered in a flood zone. None of the neighbors are. This is more of a waste of money because FEMA is requiring an elevation certificate... Those cost to get an engineer to come out to provide this. More money out of pocket.

    I bought a house on December 2020 from them and when I Bought the house they told me after 1 year they would come back to walk thru the house again and fix anything I found wrong in the house. Well since I never heard from them I decided to contact them today and they told me since It has been over 1 year they can't do anything about it. I told them you guys never contacted me and they told me I was the one that had to call them, well that's not what they told me when I bought the house. Now I'm stuck with a new house with a bunch of stuff that needs to be fixed since they rush thru everything when building a house and use cheap material and their labor people they use don't care about anything and don't build anything with quality. Wish I had come here to read reviews before I bought my house. Do yourself a favor and don't buy a house from them unless you want to pay premium price for a house and get cheap stuff.

    4 months after buying a single-family home, we are still waiting for items to be finished. Meritage builds low-quality homes as fast as possible with as much profit as possible. Their main concern is building and selling the next home - new buyers are quickly forgotten. They take full advantage of a buyers market. When we put down our earnest money over a year ago, we were warned by our sales agent not to cause any trouble during building or our deal would be cancelled. Unless you’re desperate for a home, I’d advise staying away from this greedy company where customer service is non-existent.

    Updated on 03/11/2022: I wanted to write an update to explain my improved rating. While I did experience the concerns and complaints in my prior review; I was able to speak with the Area Construction Manager and others in the company. After speaking with them, my concerns were addressed in an efficient manner to my liking and satisfaction. If you decide to build with Meritage, hopefully you will have a smoother process than I did, but I can appreciate that my concerns were ultimately addressed.

    Original Review: Literally the worst home buying experience I have ever had. At first, the communication with the sales agent was good; I was receiving updates about the progress of my new construction home. At then all of a sudden, it went south. I stopped receiving communication from the sales agent about the progress of my home; I had to use a different lender than the preferred lender because of bad customer service and them being unwilling to give me the mortgage rate of the day; the closing date was pushed back without me being informed or as to why; and Meritage’s representatives, like Brian **, lie (more on this later). Meritage only cares about selling a home, they don’t care about the quality of the work they do or if you are satisfied.

    You do not want to use their lender. You will want to hire your own home inspector. But above all, you will want a different home builder, unless you have no other option. I wanted to back out because I didn’t like the customer service or their willingness to address my concerns about the house; I was willing to lose my deposit. The only reason I didn’t is because Brian ** told me that if I had issues in the first 30 days, let him know and he would take care of it. This was a lie and I’m convinced he only said it so he wouldn’t get a bad review from me on the survey when I closed on my home. This was the worst experience ever and if I were you, I would save myself the headache and go with someone else like First Texas, Trophy, or DR Horton.

    If I could leave ZERO STARS I WOULD. I am so fed up with Meritage and their "customer service". All they want is their money and to get homes up as fast as possible. They don't care about the quality of work. They claim that they will fix anything wrong in the first year and all you have to do is submit a claim. However if you do not take a picture of every little stinking problem they will only take care of just what you have in the picture. Ex. I have a HUGE crack in my ceiling. That was the main problem. Drywall people came out and rather than them fixing the additional cracks and drywall problems they say well you only send pictures of the crack in the ceiling. Since the manual only covers drywall 1 time. They will not fix any other drywall problems.

    I have had my home only 1 yr and I have had to have more work done on my home in this first year then I had to when I had a home for 5 yrs. Ridiculous. There are so many more cracks in the stucco. The guy repair so many more because he felt he needed to because they were That Bad!!!! Do not Believe any positive review. They encourage you to leave a Raving Review so that you can "possibly" win gift cards.

    I'm not writing this review to bash Meritage Homes. I'm writing it to protect you, the consumer! So listen and read the review. Then ponder what's being said. Make your purchase based on knowledge and intellect, NOT EMOTION. First, let me tell you why I'm qualified to make the statements below. Also understand that regardless of experience, times change, markets fluctuate, products become scarce, and costs increase. But these are not reasons to gouge the consumer. Everything is based on opinion. But it's "time under the bar" that qualifies a person to have certain opinions. If you've never walked the walk, then it's difficult to talk the talk.

    I own upwards of twenty rental properties around the country. I've had several New Builds over the last 20-25 years in two different states. Please listen to what I'm saying here. Meritage Homes cuts corners in many ways that make the overall quality of their product below average or poor and cause YOU, the consumer, to spend significant money that maybe you shouldn't spend.

    Look closely before buying a Meritage Home in Colorado. You will get a SALES PITCH on how efficient and good their homes are. You may be told that a lot of Meritage employees live in a Meritage Home. Listen to these things with caution. Understand that when a sales person tells you something, there is a good possibility that you are being given a "half truth." When money is involved, there is ALWAYS an incentive to sell. Don't overly focus on aesthetics.

    Do your homework and look very closely at the quality of work and the quality of all products they use. Don't just look at the most prominent features like a quartz countertop and nice design. Look more closely at things like quality light fixtures, cabinet doors (are they soft close?), placement of lighting: is there lighting where it should be and not where it shouldn't? Are there medicine cabinets? Is there cabinetry in places that should have it? Are there handles on cabinet doors, quality of flooring, etc? What's the quality of the carpet and the pad underneath.

    Your mind will probably want to focus on appearance and aesthetics. Look deeper. Check out the leveling of flooring in the garage and other concrete areas. Are there soft spots where the interior floors were installed? Don't let them tell you the soft spots are because the plank vinyl they use are "Floating floors." Do the research and find out how floating floors work.

    These are fundamental things to pay attention to. Some of the problems that have surfaced in my home and homes of my neighbors are far more detailed. Many things may come up that you didn't expect until you've lived in the home for a while. Things will begin to appear. Some of this stuff is normal in a new build. Most is because Meritage has cut corners and perhaps not used quality vendors.

    Good employees are hard to find these days. That's a problem Meritage Homes, as a business, needs to deal with. Not YOU, as a consumer, who is possibly making one of the biggest purchases of your life. There is always a trickle-down effect to problems we face in the housing industry. DON'T LET A COMPANY LIKE MERITAGE HOMES PLAY THE VICTIM!!! They will leave you holding the bag while their business profits.

    Finally, I purchased a Meritage Home and probably would have purchased in my area again. But I want to be very clear about this. I did NOT purchase my home because I thought Meritage Homes was as good as they will tell you they are. My reason for purchasing is because of the location. I recognized most of the "corner cuts" and the sales pitch. I made a conscious decision to purchase. Maybe it was a good one, maybe it wasn't. Time will be the judge. If you do the same, then that's your decision. Just don't be fooled by their **. Figure out what's right for you based on the "totality" of the circumstances. It's a matter of checks and balances.     Meritage Homes has infuriating plumbing problems. My toilets clog way too often in my shower. Drains cannot last a day without being unclogged. The sinks are the same way. I feel as if I am being as careful as I can to take care of my home, but living like this is awful. I would not recommend buying.

    We were so excited to purchase a new build from Meritage Homes and couldn’t wait to start the build of our dream home. My wife’s parents purchased two new builds from Meritage Homes in the past and had a great experience on both of them. So, of course, we thought we would too. We were wrong! This has been a disaster from day one! We signed in Dec 2020, and work really didn’t get started until March. Once the project started moving, I thought ok great. Now we are rocking and rolling.

    Kyle, our sales point of contact informed us we would get weekly updates on the build process and ensured us we had the best Construction Manager they had to offer (of course we do!). We meet Jesse, he informed us the anticipated close date would be end of Aug, but he would try his best to hit July. This of course got us excited to think he was really on the job and going to do the best he can.

    The weekly emails started off with just enough information to make us want more. I was very thankful, polite, and was looking forward to weekly emails. As the project moved on, we flew through ground prep, framing, plumbing, rough electric, etc. I thought wow this project is really moving! That is when the whole project halted for 3 MONTHS!!! The project had failed framing and plumbing inspections. The weekly emails turned into every other week. The status of the project was a cut and paste from week to every other week, ‘we are working on framing and plumbing issues’. I live close enough to the project site, I went out pretty much every other date. Nothing had been touched for months!!

    Finally after 3 month delay, the framing and plumbing issues had been ‘fixed’. Project started moving along again and the new close date went from Aug, to Sept, October, and now Nov (may be Dec or later). Emails from Jesse pretty much stopped. I had to email him early Oct to ensure our close date was still good. Jesse informed me, Oct was not going to work and the close date had been pushed to Nov 15. This was frustrating due to NO ONE INFORMING ME about this change. We extended our lease on the apartment to month-to-month, due to the September close date that was relayed back in Aug. If we had known it was going to be Nov now we could have signed a 3 month lease and saved us hundreds of dollars. We have to pay an extra $500 a month going to month-to-month lease.

    The three month delay has cost us over $3000 in leasing premiums, missed work due to having to re-schedule international travel dates around the closing date moving. If we miss the latest close date of Nov 15th we will have two weeks before we are out of our lease and have to find a new solution and I am not sure there will be an option to do it again.

    I contacted Kyle on Nov 1 to confirm the Nov 15th close date. He called Jesse to find out the status of the project and informed me we ‘MAYBE’ will close on the 15th due to they don’t have an AC unit for our home and we cannot close without it. Reminder, I don’t get weekly updates anymore. I have no timeline on when they will be able to source an AC until and we can move into our new home. We have contacted our leasing office to see if we could extend our lease for another month, only to find out the until has already been rented for December. This is VERY impactful due to both of us working from home. It would cause us thousands of dollars to find a new place with a short term lease, missed work, moving, deposits, utility services, etc.

    I’m sure you can see how any additional delays only add to the financial losses we have suffered so far. I am sure if we miss the Nov 15th close date, the total cost of delays will end up being over $10,000 on our end. I am so extremely disappointed in the process dealing with Meritage Homes. I had such great hopes and dreams about moving into our new home, now I just dread every contact with Kyle or Jesse (when I make contact with them!!). Our dream home has turned into a nightmare I can't wait to wake up from!!

    We initially thought this was mold issue so called a professional company to come clean up the mold, they came out and it turns out the bathroom was constructed to retain water improperly and created not only mold, but leakage issue as well. We contacted builder Meritage Homes for a claim, but their response was "How dare you find a 3rd party contractor and didn't contact us?!" I'm contacting them now! Are they willing to come fix it now? NO! So what am I supposed to do? Wait until the ceiling fall off??? If you don't want this to be your bathroom, DON'T BUY Meritage Homes!!!! Worst company EVER!!

    We have had SO many issues with Meritage! We purchased a lot in December 2019 and they started building beginning of January 2020. After MANY delays, several inspections, several complaints about poor quality work... we were told our home was ready for us to move into August 2020. Not even a week after moving in, we experienced issues with our venting ducts, cracked windows, our floors started bubbling up and the baseboard was separating from the wall. Our towel fixtures and toilet paper holders completely fell out of the walls, and lights were hung crooked along with mirrors.

    We upgraded our staircase, thinking it would be a nice investment, only to have several of the bars/handrails fall out with one of them hitting my youngest over the head as it fell from the second story. We were blamed for everything! We were told that the floors are bad because our dog is too big and we have too many kids and foot traffic through our home. (Mind you, we have a 5 bed, 4 bath, 3 car garage home and if they had a problem with 2 adults, 3 children and a dog occupying a home this size...they should've told us!) We were blamed for the handrails and fixtures stating that WE were too hard on them. We were blamed for the A/C unit saying that we keep it "too cool in the home and it has wreaked havoc on our unit".

    We were blamed for window screens disappearing because the wind was so insane and blew them off, but it was our fault for not checking them on a regular basis to ensure they are secure... and it is on US to pay for new ones. They promise to fix things and take 4 to 6 weeks to respond to emails and attempt a repair. The grout in the bathrooms is destroyed and peeling, the backsplash is destroyed and crooked, we were missing trim in our upgraded kitchen, chunks of tile were missing in the bathrooms. Cabinets in the bathroom split down the middle and fell off the hinges! Cracked drawers in the master bath. The cabinet above our fridge fell COMPLETELY OFF THE HINGES. As my husband was putting something up... it hit him in the face and he caught it before it fell to the floor.

    We constantly step on nails coming out of the carpet. We have nails popping out of the walls throughout the ENTIRE home. There are huge gaps in our garage and front door, which they refuse to fix. It has been issue after issue! I tell everyone I know to NEVER go through Meritage! They are awful, disrespectful, unprofessional, and don't care! We have paperwork and work orders and complaints and emails a mile long. The parts of our floor they deemed worthy of replacing were ripped up, only to find cigarette butts, water bottle lids, trash, etc underneath them. They made me feel like I was crazy and my complaints and concerns weren't valid, ludicrous or fabricated. My heart goes out to anyone who has purchased a home from Meritage, because we feel your pain and frustration. MERITAGE SHOULD FEEL ASHAMED but you don't and you won't, and it's infuriating!

    I contracted to purchase a Meritage home in Bristol Meadows, Florida at the end of July. I was told that the home was previously contracted and all materials were ordered, so we could not make changes to tile style and color, cabinets and carpet. The contracted closing date was set for just prior to Thanksgiving of '21, the sales rep all but guaranteed we would be in before the end of the year as our daughter needs to start school. I understand there could be a slight delay. We received an email that the trusses would not arrive until towards the end of October, which we could not understand as they told us all materials were ordered due to the first contract on the home. They then denied it and stated our trusses were not ordered until after we contracted.

    We used their financing for the mortgage and when they sent follow-up paperwork, it documented a Mid January of '22 closing date. When confronted... they stated the mortgage company does not set closing and the date was far beyond the real closing date. In an update of construction we were then advised by sales we would close mid January... this after they claimed that mid January date was wrong. After this, I reviewed the contract for the fine print and sure enough I discovered they can wait TWO FULL YEARS from contract date, stringing along a buyer before delivering their house.

    They flat out lied during the sale. I have ALL email communications to support my claim. I am thinking of walking away from my down payment and staying put in the area I am. They have turned a dream move into a nightmare. We have sold our house and closed, living in temporary housing we need to vacate by the end of December, and if we stay with the contract will have to move two more times, at least, to get in the home. DO NOT BUY A MERITAGE HOME ANYWHERE. YOU HAVE BEEN WARNED.

    I bought a Meritage home recently and have had nothing but problems. The appliances don’t work, outlets don’t work, I just closed the patio door and a screw fell out so it slams against the wall, cement binding the bricks is missing in many places (leading to rodents chewing through), no one showed up for either move in walkthrough, took two months for the HOA to get trash pickup up, HVAC upstairs broke immediately, plumbing problems, cabinets not installed properly (open the bottom cabinet and it pulls the drawer above it open leaving scratch marks), people don’t show up for repairs, dishwasher doesn’t work (under warranty and will take three weeks for them to come repair).... This is just off the top of my head. Find something sturdy. This place is a dump.

    Houses are built so fast so lots of room for mistakes. Garage door springs are undersized so can’t balance door. Roof was poorly installed, had roofers here 3 times to correct problems. Block fences not installed correctly as move back and forth. Many AC units were undersized for house size. Overall build was not bad for me but lots of equipment is cheap But I do see the houses being built and the speed of start to finish is so fast. Difficult to say well built.

    Sales office quoted my client a price then all of a sudden increased it by substantial amount of money of several thousand dollars, mind you after client signed the contract. When client refused to adhere to the increase in price, he canceled the contract. Builder refused to refund him his earnest money!!     The new home we purchased in Feb 2021 has so many issues. The main issue is the two front windows. There are really bad water leaks coming through the screws inside the house of the windows. When the rain is heavy, the water flows from the roof down toward the first window at the top and to the next window. Then, the water literally pours inside and has caused major damage to the window frames and down toward the interior walls and floors. I am so tired of this!

    The warranty guy, Matt, says it's from the installed camera wires. No other window in the home is leaking AND the wires go all the way around the house. The water was leaking before the cameras were installed! He has had multiple come out to run a dehumidifier for 11 days, a caulk guy to seal around the windows exterior up and downstairs, to no avail. The interior walls are warping, paint peeling and cracking, yellow and brown now and more water is coming in because it's rainy season in FLORIDA.

    I have called and called and emailed and texted multiple people to get this rectified since June 2021! It's September. I am emailing the news stations, letting everyone I know about thus builder to stay away from them, and letting the VA know about lying inspectors and backing loans for builders like this. Everyone from the construction manager to the sod layers and irrigation team to the inspectors to the HVAC team to the loan companies are not for the consumers! This should not be happening In a brand new built home that costs over $300k! I feel a lawyer will have a heyday with this!

    This builder does not care about you, your home, or the quality of the homes they build. After 5 years of nothing but problems, I can honestly say that they use inferior materials from the outside in. The appliances - even the so-called upgrades - are so cheap. You are better off getting a credit and buying your own. I had 3 air conditioner companies tell me that the AC units are the cheapest and worst on the market, and were most likely either used or something that was sitting around in a warehouse for a long time. I have spent a fortune on them and will have to replace everything.

    Then Meritage refused to do a proper replumb on my second floor plumbing. They did a quick cheap fix right before the warranty expired, and then a few months later, all hell broke loose and it cost me $16,000 to replumb the same problem - only this time properly by a decent plumber. I cannot even begin to list all the horrible problems with this house. It would take many paragraphs. Meritage is a disgrace - there is no other way to describe them. I have done plenty of research and found that this is par for the course with this builder. I wish I had done the research sooner before wasting money on this house. Avoid this builder if at all possible.

    Their houses finishes are not very good, have so many issues and they don't come to fix them. Their houses are not so clean from outside.. created/left so many places for small creatures to hide, landscaping grades are not leveled, no gutter and downspout in the rear, Everytime they have lame excuses whenever you call them.     They rushed the building of our home in order to get it done before the new year. They tried to get us to move in by 1/1 despite the patio not even being done at all. But we refused to sign the mortgage until they finished the house. We still had some things to fix like a broken drawer, some dry wall issues, etc. which they promised to fix after we signed the mortgage. MULTIPLE emails, phones calls, claims - and we were blown off every time. And then plumbing issues within the first year.

    Initially destroyed the dry wall of the ceiling of the first floor near the kitchen, we contacted Meritage again. Ignored again. We have now had multiple plumbing issues, and today it’s destroyed the dry wall of the ceiling of the dining room. This is absolutely ridiculous. I even have photos of BEER bottles at the construction site when they were building our home. Clearly a sloppy rushed job and Meritage does not care about their customers at all. It’s like a giant factory. Just getting out homes as quick as possible.

    I bought a brand new Meritage home. The heating and ventilation system does not work properly. Their customer service is horrific and I have taken time off of work, written emails, phone calls, made claims in their portal and can't get my heating system in proper working order. I have gone to the customer service manager with no luck. I have owned 6 homes and never had the issues I have had with this home. Buyer beware, you are better off buying a new home from anyone but Meritage.

    We moved into our Meritage Redding plan home December 2020. The home is beautiful, floor plan is perfect for us in a over 55 community. We first had the heater and thermostats fail and required service 4 times but it still doesn’t work properly. Next they had put in the lake incorrectly allowing debris from construction causing a major Midge fly problem. The HOA is now trying to correct. But on June 24th my husband sick on the toilet, the toilet cracked breaking open pouring sewer water throughout the bathroom. I attempted to stop the water by pushing pulling. The plastic valve was broke off.

    In a panic I ran outside calling every Meritage number I had at 7am, finally a representative came to the house and showed the water shut off handle. He came in and took a picture of the 2 inch crack in the bowl. I put down all my towels and contacted a Water Mitigation company. I tried to get in touch with Meritage warranty. I was told that my husband must have fallen on the toilet and broke it. They would not let me fill out any paperwork. They told me that it was the homeowners' fault. My insurance adjuster came out, taking several pictures. He showed me the spider cracks where the toilet had been torqued so hard that this was an accident waiting to happen. I’m a realtor and so disappointed in Meritage and Brewer. We are both Seniors and I’m sure that others he may have the same problem.

    I closed on my new Meritage Home in Big Sky Ranch in mid-May 2021. My advice is just don’t. There are so many things wrong that I would need more characters than allowed. No quality. No customer service. Nails in siding are coming out, areas buckled, paint chipping off. They installed French drain 10 days ago (for flooded backyard). But didn’t cover it or grade yard which eroded down hill. Sloppy finish work-molding unfinished, gaps along floor line. Molding on doorframes not flush. I paid for upgrades on almost all packages and I don’t see even basic quality control. These are just a few of the items on list. Save yourself heartache and headache. It’s house churning—let’s build more—and poor quality control.

    If you can help it, don't buy a home from Meritage Homes. Their homes are subpar and their customer service and warranty are the worst. They made promises to fix items in my home; even had a manager come out to my property and promised to fix several leaking windows, my staircase, faulty construction (rocks falling out on my front porch) and cracks in the construction and they didn't follow through. I am considering joining a class action lawsuit against them. Also, when you call their offices, no one answers or call you back. Their warranty department requires that you can only leave messages and they will never call you back or respond to your emails. Also, a title company that they use (Merimark) went out of business and I can't get hold of anyone to help me. Don't make the same mistake I and many others made. Find yourself a reputable builder.

    I hate to have to agree with the comments of so many others, rushed job many elements left to the owner to correct or make better. The builder quality items just so sub par and minimal. My realtor didn't make it better either. I paid for inspections and those items were not taken care of prior to closing. Shiesty to make a buyer go through all these hoops on a new build home. Many items could have been avoided with some attention to detail. I will have to replace dead sod on a brand new home in the first month of purchase. Would not recommend.

    I purchased a home to be built at Orchard Park in San Antonio. First I must add that I went back and forth with this place hoping it would be a good place to buy from. Well after deciding to go with the new homes here, I went in and looked at lots. This is where it began. Rosablanca, the sales agent, took me to a lot to see the size and knowing my main priority was to have a bigger backyard. She started off by saying that lot as a 25ft backyard and if I got a shorter model, like the model, it would be 35 ft. I explained to her many times what I needed for my children. I finally picked a home and sat with her to do the process. She offered me other lots on the proper and stated they were all the same size and that they all had the 25ft backyards. Wait for it. I picked the lot, because she stated they were all the same. 2 months later I get the plot plan! Yes, she stated she couldn’t which was odd that all other builders were able to.

    The backyard was only 18ft and 15ft from the bay window. How sad and disappointing is that! She completely lied to me! She also called me and I let her know she lied and after her numerous amounts of attempts to get me to cancel my contract, new Homes went up in the market 21% so I am sure she wants the builder to make a bit more money! Not my fault y’all sold it to me cheaper just a few days before it all went up.

    Not only did she lie, when I explained to her why she cannot talk to me but go through my real estate agent, who is a friend of mine, she called her and told her I was “mean” and “rude” as well as “unprofessional” because I told her she lied and was disappointed and upset. She kept cutting me off when I was talking, the attitude was unreal. It is disheartening that I spent 24 years in the military to finally settle and buy my first home and be lied to and treated like this. She told my agent she offered me a bigger lot! Lied again! Full of it. I will be filing a complaint about this. Horrible experience!

    Brought home in 2018, have multiple issues whereas only quick fixes are completed at service calls and their vendors do not try to resolve issues. When warranty ends it’s the buyer's problem even if you have records of multiple service appointments that didn’t resolve issues. Example - door leading to the patio. They’ve been here five times because it’s off-line and have been told it always will require seasonal adjustments. Refrigerator has been serviced four times for the same issue.

    Carpet needs to be stretched because it was never done the first time correctly, the new water savings toilets handles have corroded and there is no way to replace handles with their plumber nor can you purchase the parts in your local hardware stores was told to go on the Internet and shop around. Do not buy a house with them (RUN). The vendors they use Do not stand by their workmanship. You will get a quick fix to buy time for the warranty‘s to run out but never a resolution.

    Do not purchase a home from Meritage Homes. They see you as a dollar sign and have zero human respect for its clients. We’ve purchased two homes from them and were purchasing a third but after being demeaned and humiliated over a garage opener we decided we didn’t want to deal with Meritage again. Meritage cancelled our contact and said they were keeping our $2,500 deposit. Please take your business to one of the many other home builders that will treat you with respect and dignity.

    The process has been extremely stressful. Meritage Homes has been extremely difficult to work with. They have horrible customer service and a leadership team that fails to address customer escalations. They failed to disclose community standards which resulted in inadequate fencing. They have no concern for their customer or the quality of their product. Once they get you under contract you do no matter to them. You literally have to fight to get the slightest issue addressed. They don't want to do anything and when you address issues with them they can't even give you factual information until pressed. They have very questionable business practices. I would suggest doing your research before deciding to move forward with them. Don't make the same mistake we made.

    Do not buy a home with Meritage!!!! We have been in our home since late February of 2019 and our Quartz countertop cracked back in late September. It took over a month to get a response from the warranty department. They've sent multiple people out to our home to look at the problem all saying "They've never seen anything like this before" and "Quartz shouldn't crack. It's stronger than granite".

    We have gotten a sitter for our kids right before Christmas so we could go and pick out a replacement option at Meritage's request and we just found out that Meritage will not cover any portion of the countertop cost. They blamed the countertop company, the countertop company is blaming Meritage and we are stuck with the bill. No one should have to replace Quartz countertops within 1.5 years of being in their new home. We are disgusted by the treatment we are receiving from Meritage Homes and will be letting everyone we know to never buy a Meritage Home because they treat their homeowners like garbage.

    Meritage posed a price on a house TO ME and I accepted. Then they wrote a contract and I put down earnest money. They tried to force me to use their lending arm and when I saw the contract they have added thousands of dollars to the home. Good thing I read everything. They would have never said a word. When I pointed out the issue they became defensive claiming that building costs had gone up so they could no longer honor the price THEY QUOTED ME. It's been over a month and I still can't get the earnest money due to dozens of excuses and ** lies by all levels of their company. Do yourself a favor and STAY AWAY FROM Meritage crap homes.

    I am so sick of Meritage using Covid as an excuse to keep amenities closed or making them so painful to use that it has taken all the joy out of using them! AND then raising the HOA - demanding more $ and providing significantly less. We are a small development and should be able to take responsibility for our risk of use. Closing the sauna, the steam room, canceling of so many classes is absurd. If we knew at closing they were shutting everything down, we would not have closed. Our decision to purchase was largely based on the amenities offered. They shut everything down the day we closed.

    They knew this was coming and said nothing. NOW, they are raising the fee!!! Outrageous!!! If anything they should be reimbursing the fee for 2020 and reinstating it when the amenities are opened again. The amenities are closed or partially closed, there have been huge issues with the ponds and water (dead fish), the shrubbery on the sidewalks are very over grown in areas where you cannot even walk two by two without scraping into branches. A lot of the landscape lighting is not functioning. It is disgusting to me and if I had known before hand I would not have moved here. We 'retired like we meant it', but not for this! We were down to 2 choices when we purchased, here in Province and another home outside Province and chose Province because of the amenities.

    Now, I am pissed! We are paying for a lot and getting little to nothing. If you are looking at purchasing in a Meritage community where the amenities are important to you - DO NOT DO IT. They are horrible to work with. They have not reached out to home owners to decide what or what not to do in handling the current situation. They simply do as little as possible and provide as little as possible, with no compensation. We have purchased a separate health club membership, so we can have somewhere to go to work out and stay healthy. It is ridiculous that we have been forced to do this. It is ridiculous that we have to pay Meritage for amenities that are not available while we pay for the same amenities outside of Province that are available. So, it is not a legal issue. It is a Meritage issue.

    This company is so unresponsive. We bought our brand new home in April 2020 and had to hound them to fix all of the issues we pointed out during our walk through that were supposed to be fixed before we closed. The building manager was horrendous (no longer with the company as of last week). They made us reach out to warranty after the first month even though we refused to sign over to warranty (this is illegal).

    Spectrum came out to let us know our internet wires were bad and causing feedback for our neighbors. They gave us pictures showing the bad wires. Warranty sent out an electrician (super new guy) and he said nothing was wrong with any of the wires. Spectrum came out and disconnected our house from the internet (thankfully they ran a temporary wire through our garage, but it's been there for 3.5 months now and is a tripping hazard). I've spoken to Brandon with warranty and he assured me that they would get together with Spectrum and schedule time to come out to look at the wiring together. This has still not happened 3 weeks after I was assured it would. I am beyond fed up and so disappointed. We love our new home but we should not have these issues. This must be fixed. Just beware if you buy from them that this is what you may have to deal with. You are forced to stay on top of them.

    I purchased in summer of 2019 and I have listed multiple repairs. These have been issues for 5 months now. I would get an email they will be in the community to start that was 2 months ago. I understand COVID-19 limits but the company can make warranty repairs but has built 7 new home from the ground up since 1 May 2020. If you want customer service look somewhere else.

    Building a home with Meritage was a big mistake. They tell you anything you want to hear during the building process. But after you move in you find so many things wrong and they don't stand by their work.

    1. Huge decorative poured concrete pieces under each window are FALLING OFF. This could kill someone.
    2. They built a shower wrong, which leaked and led to mold and a $15K reconstruction on my dime.
    3. Nails are popping out of the drywall EVERYWHERE, as are multiple cracks in ceilings and wall.

    4. We had a fire in our electrical box because it was wired wrong.

    5. We then found out that inside a light switch the wires were doubled up to operate lights on two different circuits, also a fire hazard. To correct it, one of the circuits now does not work independently and works two different lights together, which is not how they are supposed to be and looks ridiculous. But they didn't run enough switches for the lights they put in, so we are screwed.

    6. A pinhole leak in the PEX tubing caused a huge flood and ceiling collapse.

    FOR NONE OF THESE THINGS WILL MERITAGE TAKE RESPONSIBILITY AND FIX. The leaking shower and mold was past 2 years (because we couldn't see it was leaking until the stench got so bad from the mold and mildew that we had to break into the manmade marble, and when we pulled it up could see the water and mold that had been hiding for years and festering).

    When we had it demo-ed multiple contractors who came to give estimates looked at the inside and confirmed it was constructed incorrectly. Meritage came to look at it and ON MY VIDEO TAPE OF HIM LOOKING AT IT also admitted it was constructed incorrectly! BUT it had been past 2 years (even though it was all hidden) so they said they weren't responsible. This is one of the worst companies I have dealt with and I have built homes before, and have been in the real estate business. Steer clear of this company. I wish we had.

    It has been a nightmare since day one of starting to build my new dream home. From the crack in the fountain to the horrible stone and mortar work. Meritage does not care about the customer or Quality of work. I was told several times I could back out of my contract if I was not happy. If you tried to confront them on their sloppy work they wanted to terminate the meeting. I signed up to purchase the model home. My house looks nothing like the model home. My house has three different color of mortar on the bricks, stones that were not Close to the model home stones, and approximately 200 chipped bricks. Meritage is refusing to fix all the chipped bricks. The ones they did fix they painted. They explain to me they cannot fix the mortar color so I have to live three different mortar colors.

    My house stones are falling out and that mortar is also cracked. I asked for discount and I would redo the stone correctly but Meritage has refused. So I’m supposed to pay the original $450,000 for chipped bricks, three different mortar colors on my house, stones that are falling out and cracked already? Meritage doesn’t care about the customer. Only about getting paid. The work is very sloppy and the people they hire are only looking for a paycheck. I’m not asking for anything that I didn’t pay for or anything special, just what was in my contract to purchase.

    I purchased a Meritage home in 2019. The entire process has been less than satisfactory. From closing punch list to warranty repairs the professionalism and attention to detail of this company is less than desirable. Attention to detail is the biggest challenge you will face with this company. In my opinion, their business model is to erect houses as quickly as possible with little consideration for detail or quality. I also question the stability within their corporation. I saw them turnover three project managers within 12 months of dealing with Meritage. This is not a reassuring experience when you're spending close to half a million dollars on a new home I can assure you. Good luck to all who decide to buy a house with Meritage, you will need it.

    The buying experience was great starting with our sales agent Shanell and our builder Corey. Where Meritage drops the ball is in their warranty service. This is the 4th house I've built in the past 10 years and the previous 3 were right on time with their 1 year follow up for repairs. My 1 year was February 14th 2020 and I had to call them to schedule when in the past my builder called me to schedule, but not a big deal. We are now over 6 months past my walk through and I still haven't seen the contractors to address the issues. I was told they were 3 months behind in warranty service due to COVID. I get it, but we're 6 months past our 1 year date. I was told I would receive a call last week to schedule the contractors... Nothing. I have have had to hold up painting improvements becasue they won't fix drywall or nail pops if we painted ourselves. I am now going to have to spend close to $1,000 to have a couple different contractors come in to get my house right.

    My son and I purchased our home in Oct 2017 and finalized in April 2018. Our final purchase price was over $310,000.00. Before we closed the front porch step was separating from the porch. I was told by Lucas the building manager it would be fixed. He told me they would put a railing on the porch since it was feet above the ground. Not done. When I put in my warranty claim I was told by Adam they would not cover it because we didn't have it in writing and it was not a part of the house. Our driveway is cracked and separating from the garage. I do not understand how the driveway and porch step are not a part of the house. Now the inside of the house is terrible. We have cracks from floor to ceiling in several places. We have cracks from ceiling to wall.

    The caulking at the baseboards is separating. They came and "fixed" the cracks to only crack again a couple of days after. When told they were cracked again, they said it was now a maintenance issue which we have to take care of. Most of our downstairs is hard tile. It is all not level and horribly spaced. Cullen (3rd manager) stated he couldn't see anything wrong with the tiles. The tile people came out and replaced ?12? tiles. This was done from our two boxes of tile reserves. Apparently they didn't use the spacers to lay tile. Now our tiles are cracking from our mini office thru the hall into our kitchen and across the master bath. Our neighbors are having the same issue and have now put their home up for sale.

    In doing some research on tile and why they crack I found that there is supposed to be a Yellow Sheet between the slab and the tiles. This was not done and can contribute to cracking. The second reason is that the foundation is faulty/cracked. Our front door is not level. They came and repaired it so it would lock. The repair person said the entire door frame needed to be replaced because it was not installed properly. Meritage denied the replacement. Our front door is not level and has to be pushed extra hard to close and latch. Our backdoor & door into the garage is the same way. Our back patio is not painted properly. I showed this to Cullen (3rd manager) and he stated it was fine and they would not cover which means it is a 'maintenance' issue.

    Our backyard was not properly graded. Two of our neighbors behind us water their yard or it rains and our backyard floods. With clay soil it takes days and sometimes weeks for it to absorb. The cook top in our kitchen isn't straight. The granite has a seam in front of the cook top. There is a wall upstairs that rattles which according to them can't be repaired without making the wall look bad. There was a part of the upstairs that creaked. They pulled the carpet and cut the floor to find a pipe that was rubbing the side of the wood where the hole was made for the pipe to go through. After they fixed this creak we found that it just moved the creak to another spot. I have had several other new homes that didn't have this many issues after years.

    I am embarrassed to have anyone come over because of how my home was built and how the warranty was worthless. It took them over two years to come do the few things they did cover. Their pat answers to most issues are: that isn't part of the house, it is within limits, it is a maintenance issue (you fix it) and do you have it in writing. I put everything I have into this home and now have no recourse but to live with it. This is the most horrible experience I have had in buying a home. It just sickens me. My suggestion is to make sure you get everything said either recorded or in writing, make sure they do everything before you sign on the dotted line and fact check what they do tell you.

    I guess it depends what they mean by simple. Let me tell you a real customer experience: We paid our earnest money to secure our lot. Weeks later we went to the Design Center to design our forever home. We were so excited! What a terrible experience. Hardy board and stone trim are going on the outside of our forever home. But they couldn’t provide physical examples. We were spending a lot of money; we wanted something to see and touch. No examples of the stone work that would be on our house, just a poor internet picture. No examples of the painted hardy board that would go on our house, just a picture on a tablet of a “scene” (as they called it) of a house that wasn’t our floor plan. And then we were told by the design center representative: “this isn’t a great picture of this scene but...your house should look like this.”

    You don’t pick the colors of your house, you pick a “scene.” Ok...we could manage. We asked if they had an app that could show us our home’s specific floor plan with those colors. Nope. We asked if there was a house built with the scene and stone in our floor plan that we could visit in person since they didn’t have physical examples to show us. No, there wasn’t any house yet anywhere built with this stone and hardy board together. No examples in design center of painted vinyl/hardy board. No examples of the stone work. Just a poor internet and tablet picture that the employee even proclaims “this really isn’t a great picture but...” It’s 2020! Who doesn’t have an app?

    So we decided that this company wasn’t working hard to make us secure about our hundreds of thousand of dollars investment. Wouldn’t you feel the same way? So we exited the contract. What did this company do? Kept our $2500 earnest money. The only good experience was with the sales rep. She did everything she could. But I could never recommend this company with their lack of effort and unprofessional presentation of their product. Stay away.

    Let me start this by saying that I purchased a Meritage home for two reasons. 1. The green build and 2. Layout options. My home costs were around $450K, which is a lot for a newly single mom of two, but it was our dream home and we bit the bullet! 2 months after moving in I notice one area with raised flooring downstairs, as I have wood flooring per my contract and what I was told by my sales rep. I submit for warranty items and they have them replaced, no questions asked. Mind you I was told that it was normal even though my gut told it was not, I trusted my builder. 7-8 months later, two more areas occur, submit to warranty, and replaced with no questions asked. 11 months after these 3 more areas occur, submit to warranty, and DENIED. This is when the nightmare began.

    I have the floors looked at by outside vendors (restoration & flooring), both tell me it is a moisture issue. And here is the real kicker, it is LAMINATE. The flooring inspection I had done told me that it was glued directly to the slab and had no expansion. They reminded me that you cannot glue laminate to slab, as it would cause moisture issues and would create mold in the air.

    During May of 2019-Present I have battled allergies very badly since moving in, in which caused vertigo. No doctors could tell me why, this is what prompted me to have my indoor air tested. Lo and behold, my indoor air quality is not great and would be causing it for an allergic type individual. I spent a ridiculous amount of money on doctors and additional vendors for this issue and Meritage has shown no empathy or care on the matter. Meritage being a GREEN home builder, this has been mind blowing and very frustrating. This is 1.5 years plus of feeing ill off and on in my own GREEN home.

    The builder in this journey changed their story multiple times, below shows the approach that they took. 1. 12/2019-01/2020: Sent warranty ticket. Denied. Then sent restoration and air reports and it took weeks for them to respond. 2. 02/2020: Initially I was told it was probably the powder bath. They had plumbing come out to lift the toilet and nothing. Mind you this company was getting moisture in the areas of buckled boards.

    3. 03/2020: They then sent out their restoration company out who was getting moisture in the same areas. They took my trim off and cut a rectangle out of the drywall and could not locate the source of “leak”. This is still open and exposed in my entryway. 4. 05/2020: Sent the flooring company out that did the install. They Surveyed the floors. The guy that showed up could not work his own moisture reader or did not know the codes for vinyl, yes vinyl because that is what he told me that I had. Sent a report WEEKS later.

    5. 06/2020: The final decision from the builder was that it was topical, and my fault and that I must have had some spill on the floors and because they are wood, they are not liable because you cannot put water on wood. Meaning they were not liable and that they would schedule the drywall and trim repair. Keep in mind that if my floors were actually vinyl like they the flooring company said, then this would be null and void given vinyl is moisture proof. Also, told me during this inspection they now magically were not picking up any moisture. 6. 06/2020: I sent them the inspection from the outside flooring company 4 weeks ago after getting second opinions and have heard nothing back.

    So, I am now essentially stuck with faulty floors that were also falsely advertised on my sales contract and quite the line item costs wise which does not align with laminate costs. I am a business owner who has been badly affected by the pandemic, so now I am at a crossroad of filing with insurance (which I should have never have to do from builder errors) or paying thousands to fight a builder which most likely would cost more than the floors are worth. Please do your research on any builder when purchasing a home, had I done more, I may not be in this position.

    We purchased house on December 27th with understanding that all items on check list would be completed. Big mistake..After constant fighting with and lies from the Project Manager (Taylor) we had to go above his head to get our house together for things that a new build should not be going through (tons of pictures as proof). Finally completed some items in late February, because I was just tired of the lack of quality work. Now I have several issues still needing service under "Warranty", and can't get a claim, no response, and "Warranty " department phone number is suspiciously disconnected. No response from anyone just a random email every month on how "DUE TO COVID-19" they are working to get me on the service list.

    Meanwhile my roof is coming apart, garbage disposal doesn't work, issues with AC, irrigation, and dishwasher (due to disposal) and my yearly inspection is due soon. If this is representation of Meritage's Core Values--shame on them. I guess they only apply prior to purchasing because at this point this new home is the worst decision I have ever made. I'm just waiting to see (whenever I can get in touch with someone) if Meritage will be extending the warranty period (DUE TO COVID-19) and make right with us and their product.

    This is ridiculous and unacceptable from a company of this statue. I wish I had stuck with my guns and insisted my husband go with Castlerock. Buying a home should be a wonderful accomplishment and bring you joy. Besides Covid-19, this purchase and process has been the next stressful existence in my life. Shame on you Meritage Homes.

    We purchased a new home from Meritage Homes three years ago. It was clear from the beginning that the company is a high volume home builder with little attention to workmanship and no interest in professional customer service. We have had multiple problems with our home since we purchased it including: cheap materials that do not hold up, evidence of poor workmanship in the flooring, shabby finishing details, defective landscaping, and more. Multiple neighbors in our development report identical concerns. The home warranty department is unresponsive, unprofessional, and unhelpful.

    About two years after owning the home, our under mount kitchen sink abruptly fell into the hole in the cabinet. Installation was defective. It was very expensive to fix and we had to personally pay for the repairs. A month ago, a sewer pipe under our main floor cement slab became clogged. We discovered that it was broke through and through in two pieces. Multiple experts have looked at the pipe and they state it was likely broken during the initial home construction process. It will cost us about fifteen thousand dollars to repair the issue (emergency plumbers, flooring, carpentry, etc.).

    After weeks of inaction and terrible communication, Meritage Homes offered to cover a tiny portion of the repair cost. We are now seeking legal recourse. Meritage Home strategy is to (a) blame the customer, (b) refuse to respond to concerns in a timely fashion and (c) do everything they can to avoid paying out any money. Profit margin is clearly their top priority. They do not prioritize customer service and they do not stand behind their product. The poor reviews on this website are accurate. Before you consider buying a Meritage Home, I highly recommend you talk to other Meritage Home owners. I regret that we did not fully research the company-- their terrible professional reputation is well deserved.

    The realtor is not professional. He allowed several people to walk through the house after doing the final walk through of the home. No one is supposed to walk through your home after you do a final walk through inspection to ensure that no additional issues pop up after the inspection. The Meritage Home realtor completely disregarded the policy. The realtor is completely unapproachable and unwilling to help individuals unless you meet "his" requirements. Take it for what it's worth, but you might want to consider working with someone more interested in helping the buyer instead of the seller.

    We had a problem with every single person we dealt with at Meritage Homes during the creation of our custom home. Most of them were outright rude, while a few others just seemed like they didn't care about whether we were happy with the home. Their new program allows for minimal customization of the house to the point that you end up with a house that feels like a compromise rather than the home you wanted. The sales associate told us the wrong closing date because he was looking at the data on the wrong house.

    One week from closing, we were told that there was a two-week delay. Worst yet, they acted vengefully because we didn't use their lender and title company, and withheld the keys from us for a full day after closing. So they had my money and my house. Completely illegal, and I was close to having to get lawyers involved. Lastly, the oven had rust on it, but they refused to help us, and the manufacturer's warranty had 30-day warranty had expired, mostly because the house was delayed so many times by the time we purchased it. Frankly, we hate this house, and I wish I never had given my money to Meritage Homes.

    I was happy with my selection and ready to get in my new home. During my inspection there were several issues that came up and and were presented to the builder. I was told that they would be taken care of. Charles ** is the contractor for this edition of homes. He promised to take care of all the issues I pointed out. This man and the sales manager have Randy ** say they will take care of the issues, they have not. I still have broken and missing pieces of a house. This has been a horrible home buying experience. I feel that I have been taken. Long story short, if you buy with this builder make sure it’s what you can except before you close. They don’t stand behind their house. Maybe just look for a reputable builder.

    We are in a new construction home and have had numerous issues in which the warranty department was contacted. Most issues have been tended to, with a handful or so left, but they definitely have not been tended to in a timely manner! One of the major issues we have that is being deemed “cosmetic” is the cracking/breaking of our kitchen countertop, which is upgraded granite. We have significant breaks on each side of the installed cooktop as well as the middle seam in the front and back are separating. Also, on the right side of the countertop, the granite is “floating” and has zero support underneath it.

    We have had other reputable Stone companies come out and look at our situation after Meritage only agreed to do a “courtesy repair” aka glue the pieces together for the “cosmetic issue”, to get a second opinion. The companies all have the same response. This is NOT a cosmetic issue, this is a workmanship issue that has caused the breaks. They also pointed out that our lower cabinets are not level, therefore causing weak or no support at all under the granite. In fact, the middle section of cabinetry under the cooktop actually wiggles and moves, right along with the broken pieces of granite that run along the front. The companies all said the same thing, that the broken granite needs to be replaced, that a repair may hold temporarily but it most definitely isn’t a permanent fix to the situation.

    We have reached out to different levels of management both with Meritage and Allied Stone Inc (who did the install) via email and phone calls and we have yet to hear back from anyone once we requested to escalate the situation to upper management (above the warranty rep, warranty manager and construction manager). We have requested information such as names and email addresses and/or phone numbers for area representatives of management and that too has not been provided. All we want is resolution and the situation made right. We paid extra for upgraded granite and we never would have dreamed that this is the situation we would be dealing with.

    We bought a new home and watched the entire building process. I found myself reporting to the site supervisor, building flaws throughout the process. He would occasionally walk the site but not concern himself with the quality of the work being conducted. I would give him a list of items I noticed, which he happily accepted, during my walkthroughs. Some were minor issues, such as covering the open drain pipes, so misc debris does not clog the lines, unfortunately that did not work. Some major issues were badly split lumber needing replaced. (Cracked sole plates) Pluming lines protruding beyond studs. One in particular was already boarded up with drywall and painted. Water supply line inside home was leaking, which I discovered and reported. It was repaired three times before it was finally corrected.

    The last time the wall was covered before the leak was noticed. Our furnace required five visits before the issue was resolved (after move-in). Electrical lines in attic weaved in between trusses and pulled tight against metal brackets. I felt as though I became the site supervisor in order to get these, and many other issues, resolved. I wanted to back out of the deal because the subcontractors were so bad and the site lacked proper supervision. We now have an ongoing electrical problem, which Meritage will not look into for us (outside warranty window). We have two rooms which burn out new light bulbs within weeks of replacement. This is our second new home, though first Meritage build. I will never buy another Meritage home nor recommend them.

    We paid like $380,000 for this new home located in GA and most of the parts in the house looked like they've have not done any quality check before hand it over to clients. (cracks or parts not being glued) The funny thing is, they blamed everything on weather changes (cool or heat caused the house to shrink or expand, what?). Backyard, half of the land were planted with new grasses and other half you need to buy it yourself. All the uneven parts of the wall, ceiling, and needle bumps would not be showed during daytime, but when night hits, you turn on the indoor lights, SUPER SUPER obvious that the Meritage Home did not take care the drywalls in "professionally" way.

    Unacceptable work. I settled on my house Nov 2016. I have had several problems since then. The Whirlpool tub did not work. I called twice and they finally replaced the motor which was bad. The air conditioning unit has to be serviced every year due to the installer not installing properly. Two years in a row had to have freon which was $3<8 the first year and 600 the second year. I have spoken to Meritage. They referred me to lie Horizon who installed it.

    I spoke to Jose several time who said he would email the owner and get back to me which he never did. Each time I called he said my request was denied so I asked for the owner's name and phone number. Said he had no contact with the owner. So back to Meritage who said they couldn't do anything because of the warranty expiration. But as I explained it was never installed correctly so nothing but excuses. I would never recommend buying a Meritage home if you want to save money on issues they should be taking care of. Do yourself a favor and buy elsewhere.

    Not even sure where to begin, I’ll summarize best I can: A/C set up incorrect so no heat for days, hole in roof caused water leak through two story ceiling, no electricity in 2 rooms, crooked trim, chipped paint, broken ceiling fan, nails in walls, holes in walls, unfinished trim, half painted closets, crack in shower, door locks not working, a/c drain pan damage, emergency valve clogged, broken water heater coils, a/c parts already rusted from leaks, staples protruding through carpet throughout house, uneven door, front door crack between glass and wood caused water to come through in rain storm, broken fridge handles (warranty issue with whirlpool), paint on closet floors, forgotten caulking on woodwork, etc.

    We have only lived here 6 months. We bought this home brand new. At first the company was quick to address the issues, now they give us delayed responses and attitude. We have been super understanding and don’t expect immediate service, but 1-2 wks is long enough. We were without hot water for an entire day during the winter. When the plumbing company finally came out to replace the broken coil piece, he told us he found it at ANOTHER house that was under contract (just hasn’t closed yet) and he just swapped the parts. How is this company still functioning?! I regret purchasing a Meritage home. Stay away!! I took photos of everything, for documentation/warranty proof.

    We were so excited to move in to our new Meritage Home in Deer Creek, NC. From the get-go we had issues with the workmanship: roof not being completed, A/C hooked up incorrectly which caused the air to be on emergency heat... But the straw that broke my heart was a backed up plumbing line that overflowed the upstairs bathroom which flooded through the ceiling into our brand new kitchen.

    We used to plumbers that Meritage used to install the plumbing and they told us that it was construction materials and a poor design with low flow toilets. Being within our first 90 days we were expecting the damage to be covered under Warranty. To our surprise, the Warranty adjuster met us at our home and within 2 minutes (with doing no due diligence or retaining any evidence) said it was our fault and to call our homeowner's insurance.

    We're 8 days into THE FIGHT with Meritage to get accurate documentation to support their determination. We've been talked down to, ignored and lied to. Their customer service and ability to investigate the main cause is nonexistent, unethical and unprofessional. I understand new homes having issues, that I can live with. What I can't live with is the builder taking ZERO accountability for their part of the problem. Instead of listening and supporting your home owner, you'd rather save face with your plumber and protect your pocket book. Knowing what I know now I would never recommend building a house or even owning a home with Meritage. You will have constant issues with no support from the builder or warranty department.

    We bought our home in 2014 newly constructed, Meritage never transferred the Lennox warranty for our air conditioning unit. Now the coils has gone out for the second time in 2 years. First time it was covered under the manufacturer warranty. Just paid labor cost which was 600 dollars. Now the coil is out. We called Lennox. They said our warranty was not transferred from the builder to our names, I emailed them, explained the situation and they keep referring me back to Lennox. This is been going for 2 months now. Summer months are coming soon and I need my a/c fix. Estimates are at around $2,000.

    Moved in our new home in November 2019. We are still working on getting our problems fixed since our walk thru. We get nothing but the run around. Workers are always 3 weeks out of coming to repair. Then they don't arrive and you wait another 3 weeks for a new work order just for them to not show up again! Customer service is unacceptable. Craftsmanship is questionable. Contractor are unreliable.

    Bought new construction in Austin in May 2017. It was a Monterey collection which is top of the line and we paid a good premium for that. But during the final walk thru it was apparent Meritage does not have a handle on their subcontractors and lacks quality control. Inferior finish, forgotten plugs, missed wiring, uneven window width from top to bottom, Framing issues, zig-zag lines on the walls, the list is endless... To top it all, their 1 year warranty is useless. The warranty department and the Director of construction (Travis **) knew how to make excuses instead of taking pride in their work. I was actually happy that my one year warranty period with them is over and I won't have to stress trying to get Meritage to fix their bad work.

    I moved in Spring Brook Village in Houston in May 2019. After I moved in I had cracks in the front wall, Meritage built an inventory house next to me and it damaged my walls next to inventory house. Mr Kelly ** stop by. Check on the issues and he called Mr ** to fix the door to entrance which had big crack and all other issues for my house. Mr. ** came to me same day and did wonderful job. I am really happy with Meritage Springbrook Village. I really appreciate to the Meritage home. Mr Kelly ** fixed my garage door by himself the day he stop by to look at the problems that I had.

    The absolute worst people to deal with in the whole world. Was cheated out of property tax money because they deliberately use the wrong tax value for closing which you don't find out until it's too late. They have it written into their contract that they have the option to cheat you. Also I have been trying for months to have warranty work done on the house with no avail. They do not answer the phone or emails only when they want to. They only let you submit one repair at a time. They leave the repair open so you can't submit another. They seem to deliberately give you the run around. With 226 complaints at the BBB (Better Business Bureau) I total understand now.. I have been months now seeking warranty repairs with no luck. Buyer beware!!!!

    Poor construction! Purchased home August 2018. First problem garage door would not go down three service calls before they figured it out. Next problem bath faucet would not stay at set temperatures both were replaced. Happened again to the second faucet replaced again. Next problem shower stall cracked had to replace it. They replaced it three times! Shower doors were installed crooked never really resolved that. Another problem I lost air-conditioning when it was 110 out. Also when I moved in the first day the microwave did not work. They took one out of another house and put it in mine. This is all I can think of right now but would you buy from Meritage Homes? I will never again. I am in Meadows East San Tan Valley Az. There have been more issues but this should get the point across.

    Horrible, Unethical, and Corrupt! Please don't think your experience will be any different. We were told nothing but lies from the very beginning. Meritage is building 150+ new homes at my location and it seems the first several people to close, myself included, all had the same issues. There were so many verbal promises made to us and when I brought them up the sales rep completely lied to us. I understand that they weren't in writing so I just kept moving on because it wasn't worth it when I didn't have anything to back me up but I did have one thing in writing.

    One major selling point for us was the whole house water filtration system. The sales rep told us that came standard and even wrote that in an email. For us, this was a major selling point considering we have a medically fragile child with multiple complex heart defects. We had multiple conversations about the whole house water filtration with the sales rep and not once did she tell us it was not going to be installed. I found out 1 week before closing that it was not installed so I reached out to sales and even forwarded the written email from her showing what system would be installed.

    The response from her said they would not be installing it and the VP of sales apparently "verbally" told me this 5 months ago? How many times are they going to keep lying? That was completely false and just proves how corrupt Meritage is and shows the lying even goes all the way to the VP of sales. To top it off they didn't even try to work with me on it until I emailed the president of meritage and even then I had to fight to get a small credit towards the cost of the filtration. They also lied about the included appliances as well as not being able to make design changes (bait and switch). DO YOURSELF A FAVOR AND STAY AWAY!

    Meritage Homes is the worst builder ever.

    1. Sales person has zero knowledge about the community. Told us the water is soft in the area, turns out it's the hardest in the US. Then they charged by $4500 to install a water softener loop.

    2. Promised me verbally to fix some of the major problems, after closing the construction manager changed, they now ask me for any written proofs.

    3. The construction quality is so frikkin poor, there are rats in the roof within one year, new construction. I told him about the gaps they had left, they say it's none of their concerns.

    I'd advise not to buy a home from these miserable builders. Stay away!

    Moved into our neighborhood in June 2018. We were the first ones in the neighborhood. We were told over and over again that we weren't allowed to build certain types of homes (j-swings) on certain lots and the city would only allow a percentage of lots to have a "j-swing". These both turned out to be tremendous lies as there are now "j-swings" all across the neighborhood, even in the lots we originally asked for (and were turned down). The entire neighborhood looks exactly the same and I feel like we were sold a false bill of goods. I will say they have been very responsive to warranty issues and the floorplans of the home are pretty nice. If you want something, don't be nice about it - walk away. You'll get what you want.

    I bought an inventory home from Meritage in 2018. After closed, there were countless warranty calls. Each time, they sent contractors to come first and the most contractors just tried their best to fool us. So we had to call warranty manager repeatedly for same problems. The contractors also complained that Meritage let them repair the problems not caused by them without any payment. So you can imagine the repair quality. For example, one time the contractors cracked my door frame to have the door and frame aligned. Fortunately, another contractor found it. As a result, the whole door had to be replaced.

    During the whole period of warranty year, I can feel the increasing impatience of the warranty manager. He tried tricks to push me back up. Finally, they accumulated all problems to the last day of warranty and sent a bunch of contractors in, leaving bunch of problems unsolved. I spent a lot of my times to greet the contractors and even have to use my valuable vacations. Tired with dealing with this, I just "forgot" those problems if not critical.

    However, a funny thing taken place today really upset me. My bathroom water valve keeps giving annoying vibration noise. So I decided to open the tube hatch on the other side of the wall. Out of my imagination, when I took off the cover, What I saw is still a WALL, no hatch. This hatch was installed at my inspector's request. I never imagined they can only put on a piece of plastic. They are just cheaters! For your information, I attach my inspection report's related portion and the hatch pictures here. How can a company do this. Open your eye when you deal with this company.

    We we delighted to purchase a home that was built by a company that was so proud of being environmentally concise as well as American. We were severely disappointed. The home itself is beautiful. We love the community. However the customer service once they have your money is horrible. The small issues we found on our 1 year inspection were noted to be owner's inability to properly maintain. Very disappointing and because of this we will never be purchasing another Meritage home, new or other wise.

    Bought new construction in Tampa in March 2019. Beautiful townhomes, easy sales process, but from the final walk thru it was apparent Meritage does not have a handle on their subcontractors and lacks quality control. On final walk thru 2 days before closing, we found the installed carpet color was the wrong color for our elevation. Paint job was awful. Tile in the bathroom had deep pits in the grout. The quartz countertop had with rough spots. The microwave was installed with a dent in in. Lots of "cosmetic" stuff, which could be easily fixed. In hindsight I should have taken this as a sign of the lack of overall quality with Meritage. Fast forward to our move in day (3 days after closing) and the AC is not cooling the master BR. Keys are not properly "keyed" for the garage or front door and other little stuff was not done.

    Two weeks after we reported the AC issue, Meritage sends One Stop Cooling to check it out. They say the return and the unit size they installed is too small for this space- but these are the specifications from the BUILDER - who decides what you get. One Stop Cooling came out 2 times more before they finally offered to make a bigger return hole which should remedy the issue.

    This did not fix the issue, two months later and the AC Is still not cooing right, and it's now May in Florida- HOT! And this energy efficient home is very uncomfortable to sleep at night due to poor air circulation in the master bedroom. One Stop has not been out Twice more, trying to reroute ductwork, then resorted to leaving "meters" to check the temperature throughout the house. Finally after the SIXTH service call, they decided to install a new supply vent in the Master BR. This helped a lot but now we have one totally useless supply vent in the Master BR ceiling where air barely trickles out.

    A few other examples of crummy workmanship and poor service from Meritage. All the light fixtures (Intertek made them) click when you turn them on or off. Meritage refuses to acknowledge this as a "problem" and they won't replace them. They say this is is "normal." This is just two examples. There are many more including electrical which was wired incorrectly, bowed drywall carpet & flooring issues.

    As far as timeliness of service goes, good luck with getting anything done quickly. I have opened 2 warranty tickets on their portal. The first was opened on 4/29. Remained open until October 25 after multiple calls, emails, texts visits in person to the sales office. The Meritage warranty system will not permit you to modify or add to an open claim until THEY close your claim, so when other issues surface during these MONTHS it takes to get any resolution, you can not add those issues until they close the old claim. I opened a 2nd claim Oct 25th and as of this date (12/19) they have done nothing.

    My advice is to get a GREAT inspector, and make sure all the work is done correctly upfront. The people I have worked with at the builder have all be pleasant enough to work with, but each and every issue we had in our new home has taken MONTHS to get resolved and I do not see any improvement in their service despite my ongoing efforts. I hear from my neighbors similar complaints about lack of responsiveness. My next step will be to stand in front of the sales office to tell new buyers of the crummy workmanship and terrible service. Perhaps that will capture Meritage's attention. Given my experience and the many many others that are similarly complaining here- I would venture to guess the couple of 5 star reviews are fake news!

    Don't close on your house until they have completely fixed everything because they say you have a year warranty (which you do), but they will take months to even send a painter. For example, moved into my home over the summer, and they had completely messed the wiring to my HVAC system so it only pumped out hot air (which was perfect for summer). They didn't come and fix it and I ended up having to go through a third party to get a brand new HVAC system to work. They did the same thing with the garbage disposal. This comes from their workers being intoxicated while building their homes. Don't believe me? Drive through their construction sites and you will see empty beer cans as well as empty boxes of Modelo/Corona littered throughout the construction sites. (Don't worry tho when corporate comes through they clean it all up the day before.)

    We purchased the house since end of March 2019, so it’s about 6 months we stayed in the community Lake Cove by Meritage Homes in Lake Worth - Florida. Lindsey is our home agent and Debbie is our mortgage agent. Both of them provided me and my husband the best possible home buying experience and this is our very first home. As a first time home buyer, we have so many questions that needed to be addressed and both Lindsay and Debbie were phenomenal helped us to ease our curiosity. During the process of home buying, they were so on top of it. They always keep us update on the process and always there when we need them.

    As well as for the construction manager – Jim, he was the construction manager at the time we moved in to our new home. He really helped us a lot to get to know our new house and addressed all the house regarding questions/issues to make us comfortable at our new place. But it seems like Jim was no longer the construction manager from now forward. Meritage has a new construction manager that we don’t really know or has not get the chance to know him.

    So far, there no big issue about the house and I’ve been told that normally for all the new house it need to be settled-in for couple months after it build. I believe as part of the Meritage Home warranty, they will have a one year check or review by the end of the first year we moved in. So if there any issues come up, we can submit the claim and covered by Meritage Home warranty. Overall, I wish all the best for Meritage Home and thank you for building our very first home.

    We have been in our Meritage home almost six years now and every time we have made a home improvement we have come across another example of poor workmanship during the building of the home. The latest issue we have found was when we took off a baseboard to replace the carpet in a bedroom, water started leaking everywhere. They had nailed the baseboard into the pvc pipes for the sink in the bathroom on the other side of the wall. We now have to open up the wall and replace the pipes. Not to mention all the cleanup from the amount of water that started to flood the room and having to re-drywall and paint. This is just one example of many. Buyer beware.

    My brand new Phoenix home can't stay below 80 degrees in the summer, and the AC unit runs for 12+ hours straight without cycling, which drives my electric bill up on this "energy efficient home". "Warranty" was ineffective; they only replaced the thermostat and that didn't fix the issue. Many months went by, lots of AC tech visits, apparently some of my vents are only blowing at 60% of the rated capacity, but Meritage isn't doing anything about it. Filed a complaint with the Arizona Registrar of Contractors.

    Couple this massive issue with the other problems (poor paint job and drywall patches, poor carpet installation, tile had to be ripped out and replaced with a different style quite literally on the day I was supposed to close, then the tile was so porous that they had to come seal it and stain the poorly-cured grout after I'd moved in which required tearing down all my furniture to move it, whole house was filthy from the dust from the tile work, etc etc)... I've taken so many days off work and had more headaches with Meritage than should be expected for buying a new home. Would be a different story if they honored their warranty.

    Meritage Homes does disclose many things to their buyers. In this review just want to make new buyers aware that their heating and air conditioning units will only last 8 to 10 years. After this time, you will have to buy new units costing at least $8,000.00. Just had the Chas Roberts heating technician here and I was informed of this. It is something that Meritage and all builders should inform their buyers. It was my assumption, as in the past, a heating and air unit would be able to last at least 25 years. You will also have to pay for new parts along the way as well, as I did, which could cost $1000.00 or more. Just saying BEWARE especially of Meritage Homes in Sahuarita, AZ. There are other major issues that Meritage will not inform their buyers.

    I bought a meritage home in December 2018 in Irving, TX (Villas of Las Colinas). Like most of my neighbors we all ended up with draining issues. After 8 months, they attempted to re grade my yard a couple of times without the qualified tools or personnel and sometimes made my issue worse, they even dug a ditch and presented it as a solution (photo attached). I don't understand why they won't install drains.

    They also have done 2 topo's surveys but won't share the results with me even after begging them to share them. I've complained to the BBB and their response was my drainage issues is because I water my yard too much so that means "it's not warranted." Every time it rains or I turn on my sprinklers I have standing water that lasts a couple of days.

    This issue has resulted in my backyard/side yard as breeding grounds for mosquitoes, I’ve been paying pest control to spray my yard on a monthly basis to control the mosquitoes. I have a 6 year old boy and 3 year old girl who are too scared to play in our backyard because we have so much mosquitoes. This process has caused my whole family a lot of anxiety and a sense of helplessness. I’ve been in contact with Justin **, Chris **, and Thomas ** from Meritage during this process. If they put my family and I in this position they will do this or worse to you. Please stay away.

    This company is morally and ethically corrupt. Our home was built in Phoenix, Az and would never recommend this building company to any friend or family member. During the building process this company installed damaged infested wood and did what we thought was minimally required to responsibly correct the issues pertaining to the wood; Additionally, they had contractors who would drink on the job and leave their beer cans throughout the house that we intended to make a home, another contractor vomited or coughed up blood on one of our walls, and urinated in our guest bathroom on the lower level of the home and you can still smell hints of the urine because it was sitting for days before our family took notice.

    Heather **, the sales agent from the Vistancia location in Peoria was misleading about our Earnest deposit being returned and conducted herself extremely unprofessionally during our communications with her. When speaking with our neighbors who has been in their homes ranging from 7 months to 2 years, they are all dissatisfied and some of them even regret trusting this builder to build their home. Neighbors have had electrical issues resulting in the total blackouts of their home, and have also had their air conditioning units shut down on them, because this builder doesn't build their homes ethically or responsibly and installed smaller units that don't support the home's square footage.

    Several homes that we have visited had massive cracks near or along structural support walls; Lastly, the design details were completely miss-communicated, from not actually having our flooring in stock, to painting our house a completely different color and my husband consistently asking for the proper number of lights being installed. If what you want is a nightmare of a home that you have to pay $300,000 - $550,000 or 1,900 to 3,100 a month and question the home's structural integrity and your kid's safety, then this is the home for you. If not, there are more valuable and ethically responsible builders out there in the valley.

    Save your money and buy from a different builder. Meritage Homes, Savanna Development in Lakewood Ranch, Florida is an absolutely useless company and their followup is horrific. We closed on our house in May and have been having issues ever since.

    1.) The first weekend we were here, the air handler in the attice overflowed and left a water stain on the ceiling, the wall, and the back of the bathroom door....5 months later we are still waiting for the damage to be repaired.
    2.) In early August one of our windows started leaking. This leak has caused damage to the wall, the carpet, the carpet mat and the sub floor. It's late October and we are still waiting for this to be repaired.
    3.) We paid for under cabinet lighting at the design studio and we are still waiting for that project to be completed.
    4.) Many items from the 21 day post closing walk through still need to be fixed.

    5.) The list goes on and on....

    Every time I reach out to the company I am provided with a bunch of lip service and they continue to kick the can down the road without actually fixing the issues. There are plenty of other builders in this area in the same price point, I encourage you to do your homework and research as much as possible beforehand.

    Let me describe my experience with this builder. Meritage Homes is one of the worse builder I ever saw. They promised you a lot, and their deals sounds great, until you signed agreement and start working with them. Doesn't matter on which step, the quality of work is terrible. They allow all water come to your house initially, they don't care about cracks and squeezing floors you will receive after. You need to do few inspections with a good inspector or be a professional in the building/construction to point all issues to them. But if you think that everything would be fixed on time, big mistake!

    They do not disclose to you a lot of information related to your selected lot, like easements (utility box), cable boxes, etc, telling you that it was always have been there on your lot. They have broken line in the communication with customers. No follow up or update if your closing date, or something when issues would be fixed. You need to do it yourself, ask them all the time. It starts from sales people and finish with management. No difference. If you selected something like countertops, doors, etc. in the design center and it is not match your selection, they will argue with you that it should be like that, and you're wrong. Why you disappointed?

    As a total, it is a nightmare to build with them and go through the warranty after that. Don't be surprised if something installed against building code or utility requirements, if you have cracks through whole house in 1-2 years, if within a month your floor is squeezing, etc. My suggestion to you. Stay away from Meritage Homes and never sign contract with them. So many hidden issues.

    Helpful review: know what you're getting before you buy. Oh, but you can't because the sales team likes and the construction is junk. Main electrical cable was cut by graders, shorts out the entire house when it rains; interior electrical circuits that short each evening and blow a fuse; upgraded ceiling fan hookups that weren't fastened to the joists in the ceiling causing the ceiling fan to come crashing down; SmartHome wiring doesn't work; brand new Lennox HVAC installed with broken fan motor and bad capacitor, getting new parts in 2 weeks; and this is all in the first 3 weeks! Garbage builder.

    Our home is 3 years old. The Hardie Board lap siding is cracking and nails popping on about 8 pcs. Sent in a Warranty request but they told me that the warranty expired on the first year of closing. It's a shame that you buy a home of great dollar amount, just to find out that they don't want to do anything about it. This is one of the worst building companies I have come across. With that said before our closing we done a walk thru after 4 pages and getting the BETTER BUSINESS BUREAU INVOLVED. I'M STILL FIXING THINGS OUT OF MY POCKET.

    First, we thought to do our mortgage with Meritage they gave us a 3X higher APR. Ended up working with WF. Then, the builder wanted to close as soon as possible and we were also in a hurry since we did not want to pay rent. So we closed with the contract in mind that the builder will take care of little fixes. Is he taking care of them? Yes, in super slow motion! Besides that the fixes they are doing are mediocre with terrible contractors and garbage quality material. The doors are like they found them in the trash, the upper floor makes a lot of noise since the floor was not done properly. They bring in contractors in a hurry and they do a terrible job and everything can be stucco-ed. In summary, they are terrible and I would never buy another house with them. The WORSE experience ever!

    The home buying experience with Meritage was more than good but after we closed on the home and had problems with the sewer line, foundation, drainage and HVAC problems. The warranty department sole purpose is to schedule contractors to make repairs. They blame the homeowners and contractors for everything and delay any repairs to run out the warranty period. Even when you have an agreement to fix a repair in writing, they change course and blame the owner again. Meritage Homes publishes its core values but does not honor them. Even when you go to a higher level in the organization, you get no response. Stay away from this builder, read the reviews and believe them!

    I closed on my home in April 2018, months after what we were told. Various issues from our previous project manager leaving to house sitting, to not having electricity hooked up and inspected until the week we were supposed to close. After moving in, there were a few minor workmanship issues that were annoying but small and easy to fix. What wasn't easy was dealing with Adam **, our warranty representative. Many times he would just not respond or he'd tell you that's just the way it is. He firmly believes in "band-aid'ing all the problems you have. We have a warranty claim open since April of this year that is still not closed (It's end of August) and you're only able to have 1 claim open at a time per their system. It's taken me contacting his boss to get in touch, this past time was 2.5 weeks after I initially reached out to him.

    The biggest issue we have however is with our AC system. We live in Texas. On a 100 degree day, it's 78 degrees in my house with the AC running constantly and never even dropping a degree. All fans on max. Multiple warranty claims in and I keep getting told this is the best it can do. What that tells me is either there's something wrong and they don't know what it is, or they installed a unit that is too small for this floor plan. Either way, I'm stuck with the electric bill and sweating in my living room. I don't expect anything to happen at this point since they act like they don't care after you sign the papers, but I'll pass along my warning and the same thing everyone else says in this neighborhood. "I wish I hadn't bought Meritage".

    Simplest complaint ever! Lights in bathroom are flickering, I submitted warranty claim and they came out to try and fix the issue. They then noticed the new lights are a different shape and color because the manufacture no longer provides my old Led lights. I have no problem with that because it is out of their control. There are 6 lights in the area that needs to match, they sent 3 of the wrong color lights and sizes and told me to just switch the lights from my closet.

    Sharlene **, warranty manager as she made that very clear, refuses to either replace all lights in area saying she has the power to close the case without the issue being resolved. I even offered to pay for the additional lights out of my own pocket and she still cannot understand that. Also, she cursing as she is walking over to the phone as if it's not her job to make sure the customer is satisfied. I really wish I would not have bought a home with Meritage if this is how they act over a $100.00 issue. At the end of the day I only want my lights to stop flickering and have matching lights. I do not believe this was too much to ask. Sincerely a concerned customer! Hopefully a higher up will reach out to me.

    Stay away from this builder! You are better off throwing your money down a drain. Toddlers build better houses with Legos than Meritage Homes does. Our house was delivered to us in a rushed closing damaged. They accidentally put a giant hole in our foundation with piping for a second island we were never to get. That hole has continued to ruin our wood floor and it has now been repaired 3xs going on four. Their own trade even said Meritage goes for the “quick fixes, the patch jobs” and this is true. The ceiling in my baby’s room split and chunks fell out due to the roof not being properly sealed and causing a leak. Our garage flooded due to the outside wall not being properly sealed. Our extended lanai ceiling buckled and split due to improper support.

    When we moved in we had no water because the drainage was clogged from construction debris. We also moved in with our main water line broken (our yard flooded) and need to be repaired. We learned our new ac units were installed with faulty coils - it broke down twice and needed new coils twice. We moved in with a bad thermostat and we are on our third one. Not once has quality control, or leadership ever reached out to us. Not once. I reached out to the the customer service manager myself. I reached out to the Orlando Division President. Didn’t matter though they take no responsibility and have no care because they’ve already gotten the check from us. It’s sad how they rip people off - if you’re reading this and are considering please take to heart my experience. My family has been through hell with them. I pictures and video for anyone that would like to see the damaged home they delivered to us in a rush to meet their numbers.

    My wife and I built our first home with Meritage, and over the three years we lived there we have had nothing but COSTLY problems. Our list of complaints is four pages long! From the GARBAGE in our yard that was covered with sod, to windows that don't open and close because the house warped over time. Fifty percent of the rooms in our home has had some type of water leak. Mostly major leaks, some minor leaks that spread into different rooms causing all kinds of damage - more money out of pocket to pay high priced plumbers to fix. Then our 3 year old water heater died - Another $2000 out of pocket to replace.

    How about my pregnant wife on her hands and knees on numerous occasions cleaning up after the mess the trades made in the bathrooms. A mess that was so bad we had to get the floor acid cleaned. Our irrigation system cannot be run anymore until the four holes in the tubing are fixed. Literally, the water sprays up in the air six feet in four areas in my lawn, so I have to keep the sprinkler system off.

    Another good one was when the trades had buckets of dirty sludgy water from fixing one of the dozens of issues we had, and they decided to dump the sludge on my bushes in the front of the house. Take my word for it, these houses are nothing but garbage, and the company does not care. I EXPLAINED ALL OF THESE ISSUES AND THEY DON'T EVEN HAVE THE COURTESY TO APOLOGIZE. BUYER BEWARE of employees like Dane ** and Thomas **.

I went in and took a tour with my realtor, and called later to choose my home. I gave 2,500 as my earnest money only for them to give my house to someone else. My original deal had an contingency agreement on the sale of my current home. So when their agent screwed up the contracts 3 different times it was me left without a home! I’m hoping to be able to file some formal complaint against these people and their unethical practices! Just do business with someone else! As a pregnant expecting mom they added a level of stress I didn’t need at all. Buyers and sellers beware.

    When we bought our home we were so excited. We were promised a 30 day walk thru after we moved in December 2018 but to this day (June 2019) STILL have not received one. I have tile cracking in my master bathroom, wasp coming in thru my daughter's bathroom upstairs because they did not properly seal the window, siding coming off the side of my home, wires coming out of a wall outside, and a hole that is getting bigger in my front yard, oh not to mention the water that came in due to a storm from my son's windows (this last one is the only thing that was fixed but they didn’t check for mold). It seriously has been one thing after another.

    This is our home. I worked hard to get out of housing and off government assistance and I am treated and ignored worse than what was from our local housing authority. If they don’t come out soon I will be seeking legal representation because this is absurd and not the way to run a business. We CHOSE Meritage Homes. We looked at a lot of housing in the area and felt the floor plan we chose and builders were the best for what we wanted. Boy were we wrong.

    They just use the worst materials, never fix any issues once they handover the house. The whole brick and stone outside the house is cracking apart in 3 years and it's totally unsafe. Backyard is a pool when it rains and few days after the rain or even if the sprinkler was on, and they promised to put a french drain before we closed the house, and never fixed it until now, it's 3 1/2 years we moved in and now they say it's out of warranty. Whatever they are doing they are risking people's lives for money.

    I was skeptical about using the Meritage in-house title company, and unfortunately, I was right to be skeptical. My mortgage company struggled repeatedly to get documents turned around in a timely fashion which pushed us to the last minute on our closing. I knew my lender had reached his limit with them, but I had hoped on closing day it would be a different experience. My wife signed documents in Houston at their office, and I signed at their Dallas office. They were so disorganized in Houston that the notary did not have my wife sign all the documents. The Dallas office surprised me with form that should have been sent to my agent a week before to be executed before they got there. The Dallas office sent the documents to the Houston office for my wife to sign - the notary in Houston told my wife she was doing her a convenience.... It is not a convenience if you want to sell a house it is your job.

    The notary then told my wife that the Dallas office was mess which affirmed what I had experience. I left the closing and then was called and told by the Houston office to go back to the Dallas office - I get back to Dallas office and they say they didn't need me to come back. What should have been a quick closing wound up taking over 2 hours. I wrote to customer service for a name of someone in the Arizona office to tell my experience too, but they wouldn't provided a name. I'm not saying don't buy a Meritage home but I am telling you don't use CAREFREE TITLE which is their company.

    The house is beautifully designed, but to save money they have taken so many shortcuts! The worst of all is the HVAC unit. My home is only three years old and we need to replace our AC/heating unit. I have a 3200 square-foot home and only a 4.0 AC unit. Supposedly, they passed inspection because the house is highly efficient. They were wrong! We need a bigger unit! Shame on Chas Roberts for installing it as well! To get a new unit and ductwork we need about $10,000. We were charged for upgrades that were overpriced, cabinets are cheap, paint on the walls is like cheap chalk and it’s a good thing we added an inch to our moldings because they install the molding before the floor. The attic is so small that the air conditioning unit barely fits. Shower in the master bathroom is tiny, fixtures had to be replaced, and toilet bowls are always leaking. We should of researched better before purchasing the home.

    My family and I were excited to buy this house in a beautiful neighborhood and close to our family. However, we didn't realized how tiring, frustrating, and unhappy we would become upon discovering the issues before the closing. I felt that they were rushing us throughout the closing and ignoring the issues we had from the start. The time and tickets we purchased to fly from Las Vegas to Houston and taking uber is not cheap. We have been through numerous walkthroughs of the house and during each walkthrough, we discovered that the work was not done and there were more issues each time. Our walkthroughs started on March 14, 2019 and ended on April 15, 2019. During our last walk through the Master Room electricity was trip for no reason that the electrician was call in to fixed it.

    There were numerous issues with the poor workmanship throughout the house, such as the patchy work throughout the rooms. The painting was sloppy: there were spots missing paint, and paint splashed onto the vents and baseboard. The tiles were missing grout, there were missing plates on the door, and the toilet seat was chipped. You can still see visible nail holes on the crown vent hood after its been painted over, and scuff marks on the cabinets. Yet our biggest concern is the flooring: it was uneven, it makes noises, and the floor shifts as we walk on it. We were shocked to find issues with the flooring and brought up the issues on the walkthrough.

    The builder didn’t want to recognize the issue, so we decided to go see different floor Specialists, Floors Mecca and Floors for Living, to get their opinions. We had pictures and videos to show them and they all told us it’s bad installation, the floor is not level, and it will eventually buckle overtime and damage each other. They all said the best solution is to redo all the flooring.We brought up the issues of the flooring to Meritage Area Management and met with the manager on April 15, 2019. The manager disregarded us when we brought up the issues. He stated “It is what it is. The Vice President came two weeks ago and the flooring is to our standard. There will be no tearing or fixing of the floor today”. That was his answered to us. He refused to work with us and repeatedly said it was normal for the flooring to make noise when you walk on it with heels, even though we were barefoot when we walked on the floor.

    We decided not to close on the house on that day. We went to see two different Floor Specialists. They both told us the same thing that the floor was not level, installation was not proper install, and soon the floor will buckle and damaged each other. We need to fix the whole floor by take everything out and redo it again.We brought in a Floor Specialist, Mark, from Floors Mecca to the house after we spoke to the Meritage Manager. The Specialist checked the floor by knocking his knuckles on the floor, and stepping around the floor. He noticed the obvious sounds of air gap and the floor moving as he steps. His opinions was that the floor was not leveled, the ground to be leveled, improper installation, and the flooring planks will buckle up and damage each other like a domino effect. The best thing is to fix it.

    He gave us an estimated about $2,000 to redo the flooring and use the existing materials. We decided to postponed the Escrow closing until the above EVP flooring is resolved. We paid $2,575 additional flooring option for the house so it’s expected that it’s installed correctly. We were really disappointed with Meritage Home.

    Both myself and my son went to Georgetown, TX, got swooped up by the sales pitch and before you know it we were both putting earnest money down on lots. During the construction phase, we noticed there was beer drinking on the construction of the homes. We were picking up beer cans in our yards and were on other yards as well. It did not set in well with me or my son but our fault for never going into the office to inquire about this till later. My son made it clear his payment had to be no more than a certain amount monthly, salesperson understood and by my son's precise record keeping of emails when MTH mtg. said, “Oh no this is what your monthly amount will be.” My son was livid.

    The whole process shortly after Earnest was given we started to realize our mistake of giving our Earnest money with Meritage was a mistake and was having 2nd thoughts about closing on a Meritage Home. We were willing to lose our Earnest money. But got swept up again with the salesperson person and the builder on staying with the course on our homes. Which now after moving into our homes we see how cheaply these homes are truly and how cheap the appliances are and how VERY poorly these homes are constructed. Once we closed it was a nightmare of lies and deceit from the builder. Our findings are not minor findings. Especially my son's. His patio door on cold nights leaked badly with water seeping in the base of the door, his shower floor cracked only after 1 week of moving into the home. Shelves installed with cracks, painted over the cracks, and so much more.

    Now we are finding out we will have to purchase a de-humidifier which will cost us several thousand dollars to install due to the blown in foam insulation. They don't tell you this at your 2 walkthroughs. The home remains with very high humidity if you don't which can lead to mold and severe cracking in your walls. PLEASE stay away from Meritage. They sold this blown in foam insulation as being more efficient. NEVER did they ever tell you you would need to have Aprilaire come in and hook up their de-humidifier in your attic to protect your home. I was so close to going with a DR Horton or KB Home and my son and my mistake was ever stopping into Meritage office. Save yourself the NIGHTMARE. You will never get a call back from from the Meritage Corporate office. BEWARE!!!! STAY AWAY!

The upstairs bathtub is leaking water and flowing down to our garage. There are several cracks all over the house. Roof tiles are falling off. Master bedroom ceiling has leaks.     Our home was completed March of 2016 however, was definitely not without issues. After 3 attempts to secure the wood floors, they had to be be replaced do to sections throughout popping. Additionally, tile in the bathrooms was doing the same. To date, we still have loose tiles and most likely will have to incur the expense of replacement. Our highly upgraded carpet, has dips throughout as a result of the padding not being seamed together and secured. Mind you, this was supposedly repaired.

    Our community, Ashcrest Point, is coming to finalization however, with several unaddressed issues such as, poor drainage between homes and in our common areas, sections of grass not sodded and left as mud pits, trees that were showing on the master plan displayed in the sales center that have not been planted. Many homeowners have attempted contact on multiple occasions with Meritage with not one response which has become what seems to be their mode of operation. PLEASE HEED THESE WARNINGS AND MOVE TO CHOSE A DIFFERENT BUILDER. In short, DON’T DO IT!!!

    First home buyer here, and I must say I was excited to move into my house! House is beautiful but lots of issues. The biggest issues we've had are the studs in almost every room are crooked, tile is uneven and grout has holes and is different colors. The corners of baseboards were painted very sloppy and caulking was left sloppy, and untextured walls, and the list goes on. Meritage has been really helpful with getting these issues fixed but still trying to get the tile fixed. I've had them in my house looking at my tile at least 10 times trying to fix it, and it only made it worse!

    The people they had come into my house didn't even try to do a good job. They're finally going to fix all the grout by having a crew come in, and they have to stain it to make it look decent. They should replace the whole flooring! It was laid so badly If you decide to build with Meritage make sure you inspect everything they do before you move in and get it fixed right away. Meritage, please do better quality workmanship on your houses! Crooked walls shouldn't be happening!!!

    Fayetteville, GA. I gave a great review until a year later started having problems. My walls are crooked, after having a manual j load calculation performed by the top Carrier contractor in Atlanta it was discovered the HVAC unit was undersized by 12,000 btu's. I needed to buy a new larger 5 ton HVAC system and modify ducts on my dime. The builders HVAC contractor stated Meritage told them what size to install, the unit couldn't heat the home properly. My back door frame was not secured, only held up by the hinge screws. Drywall sag: wasn’t properly fastened. The master bedroom exterior wall had a water leak and now the wall is full of mold. My master bedroom wall has been open for 4 months. They keep patching and can't fix water leak.

    We bought our home in Tuscawilla Estates in June 2017. Our sales person was excellent. The superintendent changed three times in 4 months; each one worse than the prior. The workers they hire are absolutely horrible. The block the streets with their trucks and fight with the homeowners when we would ask them to move so we could get in or out of the neighborhood.

    The materials used in the homes are cheapest of the cheapest. The paint is colored water. We have already replaced the refrigerator, the stove and looks like the dishwasher is next because of the quality of the appliances. By the time we are done we will have made a brand new house. The warranty department does not respond or assist with any of the concerns we have with the home. It has been a total battle to deal with this builder. We will not buy another Meritage home that's for sure.

    We bought a Meritage home in El Dorado Hills, CA brand new in 2017. I was first surprised at the lack of shear wall wrapping the house - Instead only foam board covered with stucco. Broken tiles, unfinished trim, dangerous electrical smoking, plumbing problems, and leaking bent rain gutters are only the tip of the iceberg. Mix that with very poor warranty services and office that won't call you back and you get this review. SAVE YOURSELVES! DO NOT BUY MERITAGE, YOU WILL REGRET IT! The quality is horrible.

    After purchasing my home a little over 2 years not quite 3 years ago I would like to share my experience regarding my home. I have Electrical issues with my home. In my laundry room the electrical doesn't work. In order for me to use my washer I have to plug an extension cord in the hallway in order to wash my clothes or otherwise if I try to use the outlet for the washer it will trip and shut off the washer totally. Now the outlet doesn't work at all. In the kitchen when I use my coffeemaker my refrigerator will shut off and trip so I have to go to the breaker box.

    The deck that was built the craftsmanship and the way they built it was horrendous to say the least. I was also unaware since I go in and out of my garage last month when it rain heavily I order delivery and it was a damn pond in the walkway. Literally the delivery person brought it to my attention. I have had issues with the AC & Heating System/Unit since my husband and I have moved into this home, It's also things like the tops of your doors not being painted, underneath the sinks paint on the cabinets. A homeowner should not have these issue with a home less than 3 years old.

    I do plan on contacting Meritage Homes to see what can be done about the pond in the walkway when it rains. I did contact them about the electrical issues and of course the warranty is only good for a year. Major components of a home should be warranted more than a year but that says a lot right there! And no new homeowner should have these issues not with major components such as AC & Heating system, Electrical, and a Pond in their walkway. My grade for this builder would be a D- and that's being generous. I wouldn't recommend them and will never use them again!

    We purchased a Meritage town home with an escrow closing date of 12/28/18. It's now 1/31/19 and we're still waiting to take possession. Phone calls to Meritage result in a variety of excuses blaming other parties, including the City, the HOA, Subcontractors, etc. Our point of contact is Robert **, and to categorize him as exceptionally rude and unprofessional would be a colossal understatement. His complete disdain for his customers is so apparent that I can only assume that one of his family members is a principal of the Company.

    In an effort to discover what is causing the delay, I contacted the City Building Official and discovered that there were a number of items that the City had issued correction notices for that Meritage ignored and as a consequence, no further certificates of occupancy were being issued until they met the City's requirements. A conscientious reputable developer/builder doesn't burn bridges with the jurisdictions that it builds in, or the purchasers of their product. Sadly, Meritage appears to do both.

    I had a positive and great experience working with Meritage, they have been responsive and prompt to every question and concern. We closed on time as expected. After moving in they were able to immediately satisfy any requests such as paint touch-up and replacements. They do truly care about their customers and the quality of service they provide.

    This builder is terrible. They lied during the initial sales process but then it got so much worse. They use terrible subcontractors who damaged my expensive new home every time they came to do work. The builder did not complete the home in time and does not warrant the home. We have extensive flooding in three areas starting with the ice machine, water heater which exploded within 6 mos and rain and water seep in from the patio due to poor grading. We had items damaged in the garage, wood floors warped and drywall soaked.

    Stay away and save yourself the stress. I am so sorry that I used this builder in Phoenix. Their construction managers don’t call you back and everyone passes the buck and points the finger to someone else instead of just fixing the problem. I wish I could get my money back. It was my first home and I researched on the internet but I believe the bad reviews get deleted. Meritage should not be able to build homes if they don’t fix problems.

    Meritage was marketed as an upscale builder in my area (San Antonio). They build with sub-par materials and craftsmanship. The best advice I can give: once you accept the keys, you will never hear or be able to contact them again. So refuse closing until ALL issues are addressed. Warranty work will require a lawyer. I am the original owner and the poor quality shows as time goes by (5+ years).

    Windows placed without proper sealing, windows said to have UV protection but do not, electrical wiring below spec, electrical panel with extremely cheap breakers, HVAC unit that took two years to correct (via legal action), water heater failed after two years, materials buried in backyard, paint jobs are beyond terrible, exterior bricks cracking, garage door framing not built/sealed properly, tried to charge for "upgrades" that were actually required by building code (very deceptive)... I could go on and on. The materials have not stood up to time. Trying to get Meritage to stand behind their product/warranty became so futile that I just fixed things on my own. Which is exactly what they want and how their business model works. Strongly recommend you look elsewhere if you're building new.

    My wife and I moved into our home in 2013. It was built in 2012, but due to the holidays, the home was not ready for occupancy until early January. We had several warranty issues the first year. All of the Granite counters had to be replaced in the kitchen, we had some minor problems with the plumbing. A few repairs to the roof. Then about 3 years ago, thing went bad. Our heating and air conditioning system had to replaced, it was under warranty, but it took several weeks to get the new one installed. Then our door in the hallway that is access to the garage, came out from the wall, frame and all. Meritage Homes would not fix it, so we had to repair it.

    Then in 2016 the air conditioning and heating system went out again, once again covered under warranty and was replaced in several weeks at a time. Then this summer of 2018, the heating and air conditioning system went out again. This time We were told it was our problem. Meritage Homes just blew us off. I had a licensed contractor and well known company to install a new heating and air conditioning system. I contacted Meritage Homes and informed them that the ceiling in the hallway had to be taken out, just to get the new Air conditioning and heating system installed. I was told by Meritage homes that the ceiling was nothing but cosmetic and not part of the 10 year builder's warranty, including the heating and air conditioning system, that was our problem. We had the new system installed and is working fine but it cost us over $8,000.00 to get this work done.

    Here we are a few days from Christmas, we discovered a major water leak in the exterior wall of our home. I called in a plumber, and he would not do the work for fear of voiding our Builder's Warranty. Once again I contacted Meritage Homes, I advised them that the siding on the house had to be removed to get to the leak. The response from Meritage Homes was that the exterior siding was cosmetic and not covered by the Builder's warranty, issued by Meritage Homes. I asked for a letter from Meritage Homes so that we could proceed with the repairs and removal of the siding of our home. All I got from Meritage Homes was an E-mail to proceed with the repairs. We did proceed and discovered major water damage to the structure and the insulation, the water did damage in our kitchen area behind our cabinets.

    We also found some exposed electrical wiring in the exterior wall that was not in conduit as required by the National Electrical Code and the International Building Code, so that will be repaired. We got the leak repaired, now we have learned that water supply lines are part of a major lawsuit (NIBCO PEX) as being defective. Damage to the exterior wall and damage in our kitchen ceiling and interior. I also have a big machine in my kitchen trying to dry out the water damaged areas. Most of our dishes from our cabinets are in boxes. So I have tried several times to contact Meritage Homes. Well they are all closed for the Holidays and will not be back until January 2. A recording said if you need warranty work, send an e-mail and Meritage Homes will get back to you sometime in 2019. So far, my wife and I have spent over $10,000 for repairs to a home that was built in 2012/2013. So go buy a Meritage Home and good luck.

    1) They change the rules and deadlines as per their need.

    2) Communication is very bad and inhuman.

    The company does not deal properly when a person says they are thinking of getting out of contract. It is one thing to take the entire deposit but how they talk and treat people is completely inhuman. I would not even deal with these people even if they give me home for a lot less price.

    Meritage is great when you are buying a new home. When we came for the original walkthrough, we walked the house and went over several issues which were supposed to be complete before the closing. We came back the day before the closing and only one of the items had been completed. They then started to rush to complete the items so we could sign off the next day before the closing. We returned the following morning and was told the garage door dent would be fixed within a week as they were waiting on a new panel. Over 2 months later, the garage door is still not fixed, every item we have submitted for repairs has not been addressed and now we have a water leak in the roof that they have been trying to fix for 2 weeks. I would not recommend Meritage Homes.

    Most likely, homeowners who have been in their homes for less than two years will be pleased with Meritage. After that time the cut corners will start to become apparent. Also, reading other reviews it is clear that any experience is highly dependent on the local contractors. Some examples of issues we have encountered include only a single coat of paint being applied to the interior and landscaping contractors who planted two trees that were already banned one county away due to insect infestations; both trees had to be replaced.

    Our biggest grievance is with the electrical work. We did not want to cheap Goodman air conditioner units so we paid for the lineset and pre-wire so that better quality units could be added later. It took six years to put together the money and when our HVAC team went to turn on the units we found that there were no circuit breakers installed and that there was not enough room in the panel to accommodate the required breakers. A little more poking around in the breaker box and we discovered that the A/C wires had been tucked in among the breakers, but left loose and not hooked up to anything. The electrician had tucked the wires away behind the cover panel so that it was not obvious they were present. It cost us an additional $1,000 to have a new sub-panel wired in so that the A/C could be wired up to the 2012 building code our house fell under.

    Meritage would not discuss the problem over e-mail and were never around when I would call back. So we lodged a complaint with the BBB. The final response was that we were out of warranty and a larger electrical panel was not required because we had an unfinished basement. If the statute of limitations was not exceeded by about six months at the time we would have sued Meritage for fraud. Charging us $1,200 for a line-set and prewire strikes me as fraudulent when the prewire is not actually connected to any breakers and therefore unable to be energized.

    The one positive is that in our case the bones of the house have been solid. Perhaps that is the most important detail. Perhaps. We have put more than $20,000 into fixing the various items Meritage skimped on and it would be a lot more expensive if I did not do much of the work myself. The aforementioned electrical work for the A/C is a prime example: the larger breaker box would have cost $75 retail and then four breakers need to be installed so Meritage cheaped out on maybe $150 worth of expenses so we could be hit with a surprise bill for $1,000 down the road. I would not buy another Meritage home and I suspect that we were luckier than most and got one of their better built homes.

    Stay away from this builder. They promise everything, and deliver little. They built a house for us in the Houston area. The price is right on their homes and they initially look great. The trim around our back windows has been replaced twice--once by them, and now, by us. They did not even seal the area around the windows correctly. Two years ago, the frame around our back door rotted out and we replaced it. This week we had to totally replace all the tile in one of the upstairs bathrooms because the tiles were falling off. The Contractor said it was one of the crappiest jobs he had ever seen. He also said our other upstairs bathroom would need to be redone as it had the same problem. We had a media room built with a dedicated breaker. The breaker continually trips for no reason---as do other breakers in the house. The electrician said they must have used the cheapest materials they could find. Believe the one-star reviews. Buyer beware.

    Meritage is a top notch builder. They truly care about the quality of the home they are building you! And they strive to ensure you are informed and knowledgeable every step of the way about what you are buying and the options you are selecting. Building and designing the home was so much fun! And our builder, Coop, make sure that the home was literally perfect. Every tiny imperfection that we pointed out, he has fixed immediately. He went wayyy above and beyond the call of duty to ensure we loved everything about this house. There were literally no unwelcome or unexpected surprises at all. We are so happy with Meritage.

    Those who gave Meritage 5 stars, seems either they are related to Meritage outside of being plain customer or just lucky. Sales team starts off in a nice way. The house is nice to live in. They use foam insulation and good materials so all that is good. But apart from that, everything is bad. They rushed through with the construction ignoring & covering-up construction issues - caught them as I was visiting the construction site couple of times a week. They covered-up areas I wanted to check before putting the brick wall because of tears on wraps - I asked them to let me know so I can confirm it was repaired correctly, but they put up the bricks without letting me know or see if the tears were fixed correctly.

    The previous work on tears were not fixed until I pushed them to. When I was pointing out those issues, Meritage was saying I was bringing up lots of issues as if I should ignore them. Then they started pressuring me to close without getting other after construction issues resolved. They said they will fix all those after closing - that now seems like a big lie. Issues which I have being pointing out for more than a month after closing have not yet been resolved. Word of advice - with Meritage do not close until all issues are fixed. Yard is very bumpy such that kids cannot run around without tripping.

    Dryer needed repairs (changing drum and side panel) after very first run - Meritage said they will not replace dryer but ask Whirlpool to repair it - so I paid price for new dryer but getting to use a repaired dryer - more like Meritage sold me "refurbished" for price of new - and I am still waiting for the repairs after more than a month after closing. Word of advice - run a full load before closing to confirm if you are getting a bad appliance or not. Shower enclosure leaks from corners. Underground water valves outside are covered in thick layer of dirt, due to neighboring home construction, such that one has to dig through thick dirt to get to the valves. As I have been asking for all these issues to be resolved, I want to meet with Meritage to discuss them, but they try to avoid meeting with me and not respond to emails.

    Purchase our home in January 2017. Moved in at the end of August 2017. We noted items in August 2018 with the Warranty Inspector and as of this post October 25, 2018 the items have not been fixed/resolved. Our main issue is the proper leveling of the front yard. For the last 14 months we have complained about the large dip in our yard that creates a pool "every single time it rains" for more than 10 minutes. It takes 3 weeks before the water soaks into the ground. Meritage has come out and installed two small drains but it has not helped.

    Meritage claims to be the best builder but they do not pay close attention to detail. With the price of our home and neighborhood one would think they would ensure proper drainage of every home and common area in a brand new neighborhood where they are the only builder. What you can expect is substandard construction and every excuse possible to prevent doing the necessary work. We made a poor decision when choosing them as a builder. I am now waiting for a return call from the Corporate Office and will continuing calling them until I can talk with someone.

    How can a person buy a new home. You bring in your "home property manager" for the 1 year inspection punch list/repair list, and you show them the "WARPED" front door, and even this managers repairman/contractor, and the person from the window/door 84 Lumber Guy says it is warped. But your "manager:" says, it is "acceptable", and goes as far as to tell the homeowner, "you can pursue it, but nothing will be done"! SERIOUSLY! This is how your company operate? Warped front entry doors? A brand new build with an "Acceptable" warped front door"? I do not believe as a brand new build, the homeowner purchased a WARPED door? Would YOU? No you would not!

    Now, there are few things the homeowner can overlook, the crown molding gaps not being filled, the doorknobs not working, the drainage outside being buried in the mud, etc., but a warped front entry door, come on? Right is RIGHT and wrong is WRONG, and THAT IS WRONG! IS MERITAGE Homes only "Acceptable"? Is that what you want to be known as, that You build "acceptable" homes? I think you would prefer "exceptional", wouldn't you? Along with Exceptional Homeowner Customer Service? I would love to hear back from someone regarding this and not just be ignored please.

    The entire process from signing the agreement, selecting the options at the design center, construction and financing has been challenging and disappointing. The lack of professionalism and customer service from the sales team to management is evident throughout the company. The experience has not been pleasant rather stressful. Our biggest concern is the poor quality of workmanship from damaged cabinets, paint spills on the floor and outlets, stained quartz countertops, scratches on stainless steel appliances and hood range, red paint on sidewalk and door trim, missing caulking, etc. The construction/project manager, Heather **, indicated the cracks on the kitchen cabinets were normal.

    We purchased their top of the line wood cabinets and did not expect to see any scratches or joist tearing apart. She insisted that this is normal. We contacted the cabinet manufacturer and scheduled an inspection. The manufacturer confirmed that after installation, they inspected the cabinets and no damages were on any of the cabinets. The inspector indicated that he informed Heather that installing the floor and backsplash after installation of cabinets would be an issue and could cause damages. The inspection did confirm several damages to the cabinets and pending resolution from Meritage Homes. Our second concern is how the quartz countertops were handled. During our site visit, we noticed that the countertop was being used by their contractor for tools, boxes, etc. We noted in our walk through that the countertop has several stains in it. Heather indicated that it will be cleaned prior to our closing.

    We closed on our home and the countertops were still stained and dirty. Heather sent a countertop guy to clean the surface within a week. The cleaning person removed some of the stain, but the countertop is now lacking shine or luster and has blotchy spots. Again, we notified Heather, we provided her a photo of the countertop during construction which shows that it was used by her contractors. She insisted that no damage was done to the countertop and blamed us for inspecting the property during construction and bringing meals to the crew. We have requested to have the manufacturer inspect the countertops, this is pending resolution as well. In addition, weigh your options with financing based on their closing costs contributions and interest rate, which is considerably higher than the market rate. Overall, the company lacks customer service and detail to quality. Staff were unprofessional and shows no care for customers. It has been a disappointing experienced and we hoped that no one else suffers through this type of treatment.

    The warranty follow up work as a seasonal homeowner has been a nightmare. We have spent more time waiting for subs and repair work than we have spent enjoying our home. The lack of respect and customer service to return an email or a text is unbelievable. Beautiful design and floor plan but a bust on finish quality and customer service.

    We purchased our Meritage Home in November 2013. My wife was concerned when the company was telling us we had to pay more money and move our closing day. My wife commented to me, that we were not responsible for their error and why should we have to pay for their mistake so, she said, "Let's not buy the house. Something sounds odd." I wish I had listened and let them keep my earnest money but, I didn't. Please do listen to all the negative reviews. We begun to have issues with this builder from the moment we put our earnest money down. They do make all sorts of promises and do not honor them especially after you close. They will prop up their company by telling you about how wonderful their warranty is. However, buyer beware! Just finished with our case that was recently closed with the Better Business Bureau.

    The BBB stated, they have answered the complaint and was not resolved (this is how they are listing it on their website). As with most warranty issues we have had they have refused to repair the problem and with the majority of issues we were told by their customer representatives, "This is not a warranty issue." So predictable and with each warranty issue we always expected that answer. We became well aware their employees are trained in this manner. Sadly to say, when you do come across a customer representative that recognizes that there is problem and attempts to do the right thing they fire them. I asked the Better Business Bureau how they can even give this company an A+ rating. I got no response. Please! Please, do yourself a favor and choose another builder!

    Updated on 06/06/2019: So after finally getting Meritage to repair the columns on my porch that were wet and moldy, I have one of the same columns smelling of mold. I call them out and they tell me warranty does not cover odors. I said no but an odor is a sign of an issue. Brad proceeds to tell me his boss Chris said Meritage won’t touch the columns because I didn’t provide timely access to my exterior columns. This was because they wanted to patch and seal and not remove all tainted materials so I had to fight them to do 80% of what they should have done with no problem!

    So here I am with the same issue beginning, I closed on my home 4/17, and they refuse to do what they should honor. Even after several other homes in my neighborhood and other Meritage homes have had the same issue with their columns and have had them replaced including the rusty nails they refused to replace on my structural beam. If this wasn’t enough, I have had a moldy smell in my garage for many months that I can’t seem to find the source, other than it is getting in through the cinder block or the poor grading that a structural engineer, industrial hygienist and the Dept of Health pointed out was done incorrectly.

    I know that if I don’t remove every ounce of paper type item they will blame it on those things rather that the real issue. So after last night having my garage door bar that goes from motor to door fall off the wall, I go put this am to see how to fix it, and notice I have a puddle of water sitting in the corner of my garage after a rain last night. Let’s see how they can put blame on me for this one too and once again not honor their warranty!

    They are the worst company to deal with. I understand that things will be built wrong and things happen but when a company refuses to accept responsibility for poor construction and continually blames the homeowner they are nothing but shady crooks. Do not give this company your hard earned money! Because like 70% of my neighborhood is experiencing, you will be dealing with poor construction, long delays and refusal to do what’s right from Meritage!

    Original Review: I built a Meritage Home; signed contract 9/2016; construction began in January 2017 and completed April 2017. I moved in May 2017 and within two months noticed odd odors. I have spent $3,000 in testing and am told by the specialists I hired that I need to spend another $1500-$2000 to ensure the health of my family. The odors by December absorbed into everything we owned; clothes, lunch bags, back packs, mattresses, stuffed animals, hair, cats fur and even into our food in-pantry and freezer! I asked for assistance with this odor July-Sept with my project manager with no luck; became a warranty item in October 2017. It took me forcing things to get anything done from Meritage.

    In March 2018 it was determined by Meritage that the trim on my 2nd floor was not caulked. This caused water intrusion behind the siding on 2nd floor, water was found between the tar paper and the Tyvek behind the siding. It also caused 3 of the 4 columns to become wet and moldy. My house became filled with excessive VOC's from the OSB/sheathing and wet concrete odors from the wet siding. From testing it was determined that the siding had mold embedded in it and that my home was 1215% above max allowed VOC limit on first floor and 2000% above on 2nd floor. Chemicals such as acrolein, hexaldehyde, crotenaldehyde, decanal, acetaldehyde, valeraldehyde, benzene, acetic acid, proprionaldehyde... there were days that you could visually see the air and feel it as it passed out an open window.

    My son and I suffered from red eyes, dizziness, asthma type symptoms, tics, headaches, congestion. My cats puked bile daily. We traveled out of the state and took the odor with us in our luggage. There days that you couldn't stay in the home. Guests and Meritage Warranty team had asthma attacks, dizziness and left smelling of my home. I have had the FL Dept of Health and a private industrial hygienist test my home and provide reports that were given to Meritage. Meritage brought their own air quality tester in who did a 5 minute VOC meter test and mold test. I paid for a 24 hour VOC test - a much more thorough test.

    My 2nd floor has been without siding since April and has been under plastic. My columns were dismantled in July and have had new OSB laced around the columns; two of which were still wet - proven by Dept of Health's moisture meter. The metal straps and the screws in 3 of the 4 columns that were wet and moldy are rusty. Dept of Health told me those needed to be replaced as well as the structural beams that were wet. The hygienist recommended the OSB on face of house be replaced and in the least pulled from my home to make sure there was no future moisture that would continue the off-gassing to occur. She also recommended hydroxyl generators be in my home to eliminate the toxic VOC's from the interior.

    Since April I have had windows open whenever possible to dilute the air and since June I have had my fresh air system open 100% and running at 100% with my AC at a very low temperature to keep the fresh air running - recommended by the hygienist and an air quality HVAC company I hired. Luckily for me the Dept of Health did not detect any VOC's at their visit which was 3 months after I had my initial air testing done by the hygienist and windows and fresh air were opened.

    I have requested Meritage to replace the OSB and columns and for hydroxyl generators to be provided. They denied this request. I asked for Meritage to provide me with their test results and any reports from their specialists that state my home is acceptable as is. They denied this request. I then asked them to have their engineer on record to recertify my building materials that have been wet and moldy or exposed to the elements since for this past year+ before proceeding with siding install and column completion. They have refused this request as well.

    Meritage has picked from their test results and disclosed only the items that removed liability from them. They made decisions to not replace building materials that have been exposed for over a year to the weather. They blamed everything of mine for the VOC's (from furnishings to wallpaper and flooring - even baseboards they thought that I replaced but are the original baseboards). They have lied about air quality test results. They have lied about what removing OSB from my home would do to my framing. I took their words to a structural engineer who laughed and said the claims were ridiculous and that the boards should be replaced. They have refused to follow anything that was written by any of the specialists I hired to test my home; including the FL DOH.

    I am the one left with a house that could have issues in the future; that may give me problems selling in the future if I can't prove the repairs were done correctly. I would lose financially. If I have the building materials replaced myself, not only am I taking an additional costs where I shouldn't have to, I will void the structural warranty of my home. It is unacceptable how they have treated my family and my home for a construction defect that caused much more than a little water intrusion.

    We just bought a house from them and we were getting an inspection done by the VA because that's who we were using for our loan. VA if you didn't know is the hardest and most serious when it come to protection its veterans. We had 13 other homes inspected from custom which was the worst to Mungo and some other major home builders and they all failed inspection. But we had him inspect a Meritage home for us and their construction was outstanding the inspector said they are using 2x6's in their 2018 homes instead of 2x4's, they use spray foam, the AC units are from Trane and much more.

    They let you walk in the houses before you buy them and you don't pay for anything unless it passes your approval. So slow down and look at the house even if it takes 10 times to look at the house. Make sure everything looks good and is functional. They read these reviews and take notes. Some guy said they were using a bad AC unit company. Now in 2018 they are using top of the line Trane's. You also have to look at the area and the neighborhood if there is 300 houses in the community then most likely the houses were rushed and all you have to do is look and say what needs to be fixed. One last thing people complain about is their customer support and they might be right but yelling at them won't help the situation. I hope my review helped some of you guys look at Meritage Homes and say, "Wow what a nice house."

    Quantity Vs Quality should be Meritage motto. Completely Disgusted by the quality of workmanship in my "New" Meritage home. Don't go to the model home stop by mine instead and see my house first so you can see what you're really going to get. I'm also a first time homebuyer. I should have read other reviews on Yelp first before buying this Faulty low grade house from this Builder. In the pictures you will see the lack of consistency in drywall texture throughout my home as well as the paint is two toned from the ceiling to the walls there's a lot of untextured spots throughout.

    In several areas throughout the house there are heavy amounts of plaster in the corners people forgot to sand JUST SLOPPY!!!! Pen marks on shower. Cuts and scrapes on my sink countertops. Walls coming apart. No seal around doors. Paint on my tile floor and wall. Underneath kitchen island - unfinished/ texture coming apart. Crooked walls. DO NOT BUY Meritage homes!!! I was told I had a 20 day walkthrough which has not happened. I have blue tape throughout my entire house of Meritage work that needs to be done correctly. My entire house still needs to be repainted and keep in mind I've already moved in. I would like for Meritage corporation to start hiring quality workers!!! RIDICULOUS!

    Moved into our New Meritage home last year. Had concerns all along re poor drainage to back side yard which were expressed during our preconstruction meetings. We were told if retainer wall was needed we would have one. They never built one and our neighbors' lawn is several feet higher than ours resulting in very poor to almost no drainage and black mushy dead lawn algae ridden lawn. Meritage is not at all interested and says it's a landscaping issue and not their problem!! Landscaper has told us we will need to spend maybe a thousand or more to get it paved as there is no other solution! I have heard that there are others in this community with the same issue. Beware! Their warranty is not worth the paper it's written on!!

    We purchased a Meritage Homes in the Nashville Metropolitan Area about 10 months ago. We paid top dollar for a home that has overall substandard workmanship, they claim to warranty the foundation of the home, yet we are having crumbling and they have told us it is only cosmetic. BEWARE!!! DO NOT PURCHASE A HOME FROM THIS BUILDER!!

    They have lied about everything since day one. First we were supposed to have a resort style pool with a splash pad. Which was to be finished by last summer. NOPE. Not happening. Now we are getting a small pool with no water heater. Splash pad is a no go. We were also supposed to have a playground and dog park. A year and half later. Nothing yet. Our community is supposed to be accessible to other Lakewood Ranch communities and we were told the road to do this was to be done by last year. NOPE still not even close to be done.

    The roads are not draining properly when it rains, the landscape is not being kept up with. They haven’t mulched the common areas behind the houses in over 2 years. Also this now nonresort style clubhouse doesn’t even come air-conditioned. I would definitely recommend not buying in this community. They will do nothing but tell you lies to get you here and please do not buy from Meritage. At least in the Bradenton Lakewood Ranch area.

    Bridgewater Subdivision in Simpsonville, SC - 8/9/18 we experienced heavy rain and flooding of the street at **. This is a new home we bought two years ago. The area we live in is a lower area in the neighborhood. Every time it rains we experience varying degrees of flooding in the street, yard, drive and inside some homes. The rainwater comes down the hill at both ends of the road and overflows the drains located along the road. Also the drain water from the Bridge Crossing overflows from the storm drain located across the street from our homes.

    This means all the rainwater from the back side of the neighborhood basically runs into Grand River Lane or overflows from the storm drain into Grand River. The design of the drainage system is not correct and cannot handle the rain storms. The water got over halfway up my driveway and about 15 foot from our porch. My neighbor's house flooded into the house and the garage. Every room on the 1st floor flooded. This is the second time their house has flooded due to poor drainage design. Several of us that live in the flooding area are planning on contacting an attorney. I have video footage of the flooding from 8/9/18 and will attempt to upload. I also have several photos.

    We signed a contract with Meritage Homes in September 2017. Long story short... Due to a inspection report that was enough for us to walk away. They have retained our escrow money and design center money. They built a low budget house. Stay away from this builder.

    If you're considering building with Meritage - run. I understand you get what you pay for when your price per square foot is under $100. The major issue is once the sales is complete, good luck getting anything done and expect being lied to on a consistent basis. They have the warranty work they do but getting that done is like pulling teeth from a baby. From day 1, I told our construction supervisor the grading of yard was terrible. We're at the end of a cul-de-sac and below street level.

    Needless to say we get a ton of water here in SC. Their solution was to run a ditch in the front yard. When it rained, we had an obvious creek running through. That did not work so they put in a trough (not even a catch basin) with a 4 inch pipe and piped it half way to the side of yard. That system could not keep up with the rain either. I had enough and paid over $5000.00 to fix the issue. This is just 1 of a ton of issues we have had with our house. Decent house at a decent price point. If you expect any help after you move you, you're gonna be greatly disappointed. I have never written a review to slam a company but my hope is to save others the misery my family has been through for the past 3 yrs. DO NOT CONSIDER BUILDING WITH THIS COMPANY!!!
