Absolutely horrible company. Avoid at all costs. Warranty is a joke. They won't fix issues that their subcontractors cause. They hire the cheapest people to do the job. Trust me. Run far away from this company if you value your peace. They absolutely refuse to fix even the smallest thing and try to hide behind their "10 month warranty claim" even though some issues don't arise until way past that.

I just represented a buyer on a home with Meritage, the process was nothing but deceitful and difficult. I HAVE NEVER dealt with such deceitful behavior from any builder. They don't check the homes properly in the build phase, there were multiple serious framing issues. They refused to provide a framing report of failed issues fixed. Communication from sales staff and construction manager was nothing but horrifying. Lies and empty promises that took longer to address issues an inspector found. I had to tell them what was wrong and I wasn't even there in framing stage! Refused to answer or return calls toward the end, refused to refund buyer or pay commission the day it funded though they had the money. All it was was one excuse after another.
Sales staff and construction team as well as their in house lender bad mouthed the broker TO THEIR CLIENT in effort to deceive the buyer. When that didn't work, they just stopped communicating and lied about what the actual issues were. House was over priced and I had to fight to get it down where it was in range and sure enough it did not appraise where they tried to push the price on my buyer. Yet had my buyer used their deceitful lender they would have done some shady stuff to raise the value to the over price they had it. They did not pay all their closing costs as every other builder does. I had to other than 2 items.
Their escrow and closing fees are hundreds more than normal rates. Construction manager had no clue what he was doing but tried to bandaid issues until I had to fight with upper management to get it done right. Only to find the senior construction management had no idea how bad the issue was because they were being lied to. Certainly took the lender money but didn't give keys for 2 days because construction repairs were not ready and used that as an excuse not to pay agent commission or refund buyers over payments. The house had severe cracking in ceilings due to poor workmanship and oversight.
Do NOT buy a house from Meritage. You're better off getting a box on your own land. Go anywhere but here both buyers and agents. Agents don't fall for their greasy lip sales tactics. If you're unskilled you will get in trouble with your buyers for trying to sell a unfit house and have to pay in the end to make the deal work. Stay away from here. This is the worst builder I have ever come across in nearly 20 years! They also make the buyer waiver their deceptive practices rights under federal law! That in itself is enough to run as far as you can. Stay away!

I was wondering if anybody else has had problems with Meritage Homes. Steve said this was covered under warranty. That it was obvious it was done during install, but Jennifer is saying only stuff that gets fixed is what is caught during the initial walkthrough. Anybody having these problems? Kitchen cabinet, floor. The floor was caught during walkthrough, but Steve said he wait to see if anything else shows up later. Now Meritage is saying it’s too late even though our year is not over yet. Very sad a company like this is here in South Carolina. They don’t take care of their customers.

This is a direct quote from Meritage Homes. "We're not gonna build it perfectly every time." Excuse me but if someone is paying you to build a house you better get it correct. How can a company publicly say they're not gonna build it correctly?

We started noticing that the stucco pillars holding up our balcony deck kept on getting leaks. After speaking with 5 general contractors, they all pointed out that it's very likely that the balcony deck wasn't properly waterproofed, hence causing a leak that then affected the stucco columns. I had Meritage check this out, which took them months to do. They came back and wrote that they took up some of the balcony deck boards and saw "no water damage". They also wrote that the leak was coming from the front trim.
Taking that info, we then hired someone to repaint and caulk the front trim and re stuccoed the pillars, etc. But that didn't solve the issue. So finally we hired a general contractor to pull up the balcony deck boards and he found substantial water damage, to the point where it could have caused personal injury to our tenants had this issue continued being unfixed.
What our GC also found was that Meritage did not properly do flashing, use the correct screws or seal the sleeper boards below our 2nd floor balcony deck. These actions on Meritage's part has led to extensive damage to our balcony deck to the point where we had to spend over $40K to demolish and rebuild both the balcony deck as well as the damaged stucco pillars holding up the balcony deck. We submitted this evidence to Meritage and they denied the claim for no reason whatsoever Even though we were within our 10 year structural warranty with Meritage. They are the worst possible homebuilder and no one deserves to live in such a shoddily constructed house. May their karma come back to them!

I am deeply disappointed with the customer service provided by Brenda **, who serves as a Customer Care Coordinator for Meritage Homes. Unfortunately, her actions have been the complete opposite of what one would expect from someone in that role. Ms. ** consistently fails to listen to concerns, respond respectfully, or genuinely value customer feedback. On multiple occasions, she has quoted warranty language that bears little relevance to the issues reported, making it clear she is not truly engaging with the problem but instead dismissing it and shifting responsibility back to the homeowner. Her approach is decidedly hands-off.
A prime example is an ongoing issue with trim around our microwave that was never properly fastened during installation. This loose trim prevents the microwave door from fully opening. Despite being provided with clear photos demonstrating the problem, Ms. ** insists this is a "product defect" with the microwave itself and continues to direct us to contact Whirlpool. There is nothing wrong with the microwave—it functions perfectly otherwise—yet she refuses to acknowledge that the issue stems from improper installation of the surrounding trim.
While I have had positive experiences with other Meritage Homes representatives in the past, my interactions with Ms. ** have been markedly different. Her typical responses are vague assurances that she is "working on it," followed by prolonged delays with no meaningful resolution. Most alarmingly, she has attempted to close out our home's warranty four months early—before the warranty period has even expired and while legitimate issues, including this one, remain unresolved.
On two separate occasions, she has declared—without achieving any resolution—that her email would be her "final response" on the matter, effectively trying to unilaterally close the case. I understand that issues can arise with any new home; it is how they are handled that determines whether a customer feels valued or regrets their purchase. Regrettably, Ms. **'s handling of our warranty concerns has left me feeling dismissed and frustrated.
Prior to these experiences, I would have confidently recommended Meritage Homes and even considered purchasing from them again. Now, I strongly advise potential buyers to think carefully about how warranty issues may be managed and whether they are comfortable with this level of customer care. For the record, our outstanding issues remain unresolved.

My experience with Meritage Homes has been overwhelmingly negative. When tile issues surfaced within the first year, clearly a warranty matter, their team refused to take accountability. Instead they cited manufacturer dye lot changes as an excuse to avoid providing a proper repair or replacement. A builder should guarantee uniformity and uphold the warranty they advertise. Telling a homeowner to look in the attic for spare tiles or settle for mismatched replacements is unacceptable. This is not what you expect after spending hundreds of thousands of dollars on a new home. Meritage needs to do better for their buyers. Quality control and customer service should be priorities, but my experience reflects neither. I cannot recommend them at this time.

This is about the Meritage Homes at Oliveri in Antioch which includes the half of Rockland Trl., Gilroy CT, Heirloom Dr., half of Smokey Mountain Pl. One year in occupation, 90% owned by investor companies, rented out to immigrants sometimes living up to 7 people in one house. After only one year, this "community" became very quickly a **. You have never seen too much trash laying around in a brand new "community". Cars are parking on the public sidewalk where children get forced to use the street while cars speeding, passing them. Loud music at night. Cars getting repaired on driveways, garages, and street. One even has a commercial kitchen in the garage where they cook food for their food truck. There is also NO homeowner association anymore. You are paying into one but you do not get anything in return. If you are reading this and consider buying a home there: DON'T DO IT!

Worst builder ever. Cheapest contractor bid gets the job and it shows in the construction and trim work. Had issues with every trade involved in the construction of the home. Found empty beer cans in the attic and urine on the shower floor that had been there for a while. Had to have tile and grout replaced in the shower. Multiple repairs were needed but Meritage just wanted to get the house signed off on. Don't even understand how it passed all the inspections which I partially blame the Charlotte County building inspectors for their negligence. Don't think they even entered the structure for some of the inspections. The management of the development is just as bad as the construction. Will never purchase another home built by Meritage or live in a community where the homes are managed by them. Once you sign off on the home, you're screwed. Buyer beware. Find another builder.

Unethical sales practices, misrepresentation, and severe construction defects by Meritage Homes. I have purchased three homes previously without issue, but my experience with Meritage has been the worst by far. While my mother was critically ill in the hospital, I received nine calls in one day demanding a deposit. Under emotional duress, I paid just to stop the harassment. Following that, the loan process was disorganized and stressful, and the home I received was substandard.
• Drinking water connected to lawn irrigation;
• Broken pipes and nonfunctional sprinkler system;
• No hot water and extremely low water pressure;
• Kitchen plumbing so poor I must wash cookware in the shower.
Additionally, the home’s price increased from $346,000 to $376,000 without explanation.

I would not recommend Meritage Homes based on my experience with their customer care after purchase. The way a company supports its homeowners after closing speaks just as much about their values as the way they treat you during the sales process — and unfortunately, the post-purchase support has been very disappointing.
I submitted a warranty claim on Oct. 21st that started with an issue of not having hot water. After several conversations about who was responsible a technician was sent back on November 3rd to address the issue at which time a water leak occurred. The power was knocked out due to water exposure (thankfully that was restored quickly), but going into the second day after that, no one has come out to assess the water damage. My floors are still wet, and there’s still an active leak in my attic. This is not only frustrating but also a serious health and safety concern. I expected more responsive service from a company of this size and reputation. Homeowners deserve timely attention when issues like this occur — especially when it involves ongoing water leaks and potential damage to the property.

We went into contract good faith less than a month ago with already a pre-APPOVED mortgage for the amount of the Meritage LPGA house. From the very beginning we were already suspect because we had to “prequalify” with their own mortgage company although we explained our pre-approval from own mortgage company. That we don’t intend to use theirs.
All went forward for a less than 30-day closing. No problem on our part until my employer the US Government shutdown indefinitely. We asked to cancel our contract. The answer was “no” and we will forfeit our earnest deposit. Under normal circumstances we wouldn’t cancel since we already had our home inspection, credit reports, appraisals, etc. completed at own expense. The callousness and inconsiderateness shows the manner this company goes about in their business demeanor. We would have paid a penalty but losing our entire earnest money is uncalled for especially due the circumstances that necessitated our home contract cancellation.

I would say customer service is good, but of course they trying to make sales, my issue is they told me I would get my earnest money back within 30-45. It's past that timeframe. Still have not received funds. Now they stating once they sale the place it would be deposit. My suggestion is if you are going to pay the deposit make sure you get approve first for the home. Do not pay if you have not gotten approve. I am still waiting on my earnest money because I was not approve for the home. My DTI was to just be careful before you pay anything. Do not pay NOTHING unless you sure you want the home and you know FOR SURE YOU GOT APPROVE or else you will be stuck waiting for your money if you did not get approve.
Ask a bunch of questions and READ READ everything you sign. The agents are not truthful. The sales not either. Their story and price kept changing. Just be CAREFUL with this company. They are not truthful. They told me I was preapproved but the under-writing denied me due to DTI so my question was to them how was I pre-approve then they still can not answer that question. Mind you they called me telling me they had a deal. Be CAREFUL!!

I should've never closed. There are some things you cannot notice until you move in but others are loud and clear if you can get a good look at things. I have a stone front and brick sides. Stone is falling off the house. You can see places where there is no mortar or grout on the stones. I can see the mesh chicken wire that is supposed to hold up the stones, I can see the house wrap where stones, grout, and/or mortar are missing in various places. Mind you I just closed Aug 6 and I moved in Aug 28 and I saw and reported the issues right away along with using an inspector prior to closing. That is not the only issue, there are many.
There is a crack that is growing in the garage that is now in the foundation of the house. 6 windows need replacing and are cracked, missing glass, window bead damage, and have trim cracked and coming off the house. This was pointed out by the inspector, so was the foundation issue. The thin concrete has holes and cracks in it on the driveway, porch, and patio, which is an issue because it does get below freezing in my area and the holes turn into cracks. The inspector also pointed this out. The countertop was not sealed and they have stained the countertop in the kitchen and refuse to replace the countertop or to even try to fix the stain.
They have blocked me out of the warranty portal and claim they have not but I sent them screen pics of the portal saying that they don't have an account for me. Seriously. This is dishonest and fraudulent practice. My tubs are scratched, the house was never cleaned before closing, there are mud stains all in the carpet and on the floor, the pantry has mud on the shelves. The fireplace did not work, the hvac did not work, the inspector call all of this out. They had to fix the fireplace and hvac before closing. Since then the hvac struggles and causes the lights to flicker. The floating floors move and the foundation has a low spot in it and every time someone stands on it the floors go down and bend into the low spot and pop back up when they move, and the floors shift. YES major issues.
I can go into the cosmetics as well. Crooked faucet installs in every bathroom, mud around the quarter rounds in every room, door rubs and the paint is coming off the closet and room doors, scratches and gouges in the walls and countertops, construction adhesive and caulk on top of the countertops and will not come off. Paint peeling off the entry doors, front, back and garage. All the doors on the interior have peeling paint.
Mind you all of these things took place before closing and a few noticed even more a week after closing before moving in. The presentation for final walk through was a joke, even my realtor went off on the presentation. Said it was the worst she had ever seen and she has been selling homes for over 20 years. The list is so long, I'm sure I will not be able to put all the characters in here w/o going over the limit. At this point, I will have to get an attorney involved. Which is just more money down the drain. If there are others considering this option, I would say a class action maybe in order.

Meritage Homes’ recent moves in our community are blatant and unapologetic. Right before handing control over to homeowners, their leadership quietly rewrote the CCRs to let Invitation Homes take over the model home, set up a leasing office, and plaster huge rental signs across common areas. Then they sold off a massive chunk of the new homes to Invitation Homes, turning a large portion of the community into a corporate rental operation. This isn’t incompetence, it’s calculated. Meritage doesn’t care about homeowners or the value of our properties; they care about padding corporate coffers. Buyers, beware: scrutinize the CCRs, ask about rentals, and understand that “new build” does not mean “stable community.”

We want to share our experience with Meritage Homes and their sales representative, Sean, regarding ** (Homesite 0320). Address **. While we legally signed the contract, we were put under significant pressure. Sean at Arcadia Ridge, in SATX sent us the same contract three separate times, and we initially refused to sign. He applied pressure, stating that we would lose incentives if we did not finalize the contract.
After the inspection revealed water leaking behind a wall--which could lead to mold and structural damage--we decided to cancel the contract on 9/11/25 for legitimate reasons. Despite this, Sean at Arcadia Ridge, in SATX and Meritage Homes attempted to retain our $2,500 deposit. We have filed complaints with the Better Business Bureau (BBB) and under the Texas Deceptive Trade Practices Act (DTPA), and we are seeking a full refund. We share this to caution others about high-pressure sales tactics and to emphasize the importance of full transparency when purchasing a home. Based on our experience, we strongly advise avoiding Meritage Homes entirely if you expect honesty, transparency, and a home-buying process that doesn't come with hidden risks and high-pressure tactics.

When’s we bought our home it seemed like the people cared and were trying to sell a decent home to us that would last for years to come. But the reality is far from it. The landscape is so bad we have a swamp in our yard. The flooring is already peeling up off the floor (we brought this to their attention but were told it is normal for it to move). They take advantage of inexperienced new home buyers. The windows are terrible already have heat marks on them. We had a few replaced when we were under their 1 year warranty but by now there’s so many more that need replacement. The cabinets and drawers are so cheap and weak. The drawers barely have anything inside are falling apart since day 1. A couple faucets are already having slow flow problems and we have a water softener. I just feel they made these homes using the cheapest material.
The proportions of walls and wrong. Walls are uneven so wall art is hard to place correctly without it being crooked or hanging off or sometimes even falling. They even forgot to screw the ac vents in place and one fell down over the tub. Thankfully no one was in at that time. Worst thing for me is now owning up to the problems and avoiding them. I have a swamp in my backyard that attracts pests and I’m so tired of living here. Don’t waste money on Meritage Homes. They do not care at all. Try to save a little more money and go with a better brand that actually cares and values quality. Can’t wait to move one day once I save up enough for a quality home.

I would definitely not purchase another property from Meritage. I live in Holland Park in Spartanburg SC and the quality of the home is subpar at best. The sales people are friendly when they are trying to sale but that attitude disappears once you buy. The warranty is a joke! The only thing they will do is fix nail pops and paint a little. The worst thing about this area is that it comes with the HOA from hell. They are the ABSOLUTE worst. We won’t be here much longer because of the HOA and no one from the community actually sits on the HOA board. They will send all these harassing letters saying the board of directors this or that but we never hear from or see any them directly.
The pool is also a problem here. They are threat to raise the HOA because the BUILDER failed to do their due diligence and did NOT install a high fence or camera and people from the apartment complex down the road keep coming and vandalizing it. I was told it was an “asset” by the HOA. But it’s more of a liability because every time someone jumps the “short gate” and vandalizes the bathroom because there are no cameras to catch them, we get threatened with HOA fee increases. Save yourself a headache and look at other builders.

I purchased my home from Meritage Homes, believing I was investing in a safe, quality-built property. Unfortunately, my experience has been the opposite. Recently, I discovered significant mold growth in my home. This has forced me to vacate my property for my own health and safety. My builder verbally agreed to cover lodging and meal expenses during this time, but the process has been slow, communication inconsistent, and there has been little urgency shown in resolving the situation.
I have documented multiple instances where serious concerns were either delayed in response or not handled with the level of care a homeowner deserves. As a healthcare professional, I understand the risks mold poses, and it is unacceptable to be left in this position with limited guidance or resolution. I am now facing the possibility of damaged belongings, costly remediation, and a prolonged displacement from my home — all while continuing to pay my mortgage. I want other potential buyers to know that my experience with Meritage Homes has been deeply disappointing, stressful, and far from the quality and service promised during the sales process. I urge anyone considering building or buying from Meritage Homes to carefully research and speak to current homeowners before making a decision.

We purchased our home from Meritage Homes less than a year ago and have had multiple issues with the HVAC system. Despite being under their one-year warranty, my warranty claims were denied simply because I replaced the original thermostat with a Nest (professionally installed and wired exactly the same). This is not a valid reason to void warranty coverage, but it was used as an excuse to avoid repairs. Earlier this year, I paid out of pocket for a major repair (evaporator coil replacement) because Meritage Homes refused to honor the warranty. I also had to hire a licensed HVAC company to install a whole-house dehumidifier to keep indoor humidity under control — something their setup should have been able to handle in a new home.
The contractors sent by Meritage Homes during other warranty visits were rushed, unprofessional, and provided low-quality fixes that often didn’t solve the problem. This latest HVAC failure left my family without cooling during a Texas summer heatwave, and again Meritage Homes took no responsibility. Homeowners deserve better than having to pay thousands out of pocket for repairs on a brand-new home while Meritage Homes refuses to honor their own warranty. I will not work with Meritage Homes again and cannot recommend them to anyone looking for quality construction or honest customer service. Worst first time home buyer experience! Quality of home is by far the worst part about it! Honestly we can't wait to sell this house!

STAY AWAY FROM MERITAGE!!! I recently bought a home in Georgia and I’m having cracks in the drywall as noted in similar instances in these reviews and no one is getting back with me. I have had the same issue near the pillar from the kitchen going into the bedroom repaired twice and it is again cracking. I have tried numerous times to contact Meritage and have left my name and number each time and have yet to receive a call back. Had I known what was going on with this builder I would definitely have stayed away and urge you to do the same as they are worthless.

Don't Sign!!!! After you sign the contract, they have you!!!! I purchased this new build, and within the first year had issues with the poor workmanship and installation of the kitchen cabinets. I am on the 2nd year, and now my windows have settled, and I have large gaps between the upper and lower windows, a stick can fit between them. The warranty portal and the project manager has not been of any assistance. I have not been contacted by phone, nor has anyone been assigned to evaluate my issues.

Do not buy these homes. Their #Warranty team is a joke and the pictures are an example of an acceptable industrial standard fix to them. I have had to fight them tooth and nail for every fix. They do not seem to care at all.

After reviewing drainage issues, sinking landscape, and yard damage, our Meritage warranty person agreed to correct drainage and grading. Now they say “the office” is reconsidering any liability or repairs, after they originally confirmed they would correct. Excavation person visited property two consecutive days, and also validated the need to repair. Now the warranty contact is ignoring us, refusing to return calls or emails. Absolutely no action, courtesy or respect. This will apparently go legal. Very unprofessional organization.

The financing process was treacherous but we made it through. I’m a realtor but Trent J did such an amazing job with his salesmanship and customer service. I knew I wanted a Meritage home when I sold my first Buyer her brand new home. 3 years later we purchased ours. It’s been a year this June and they’ve been so consistent with helping us with any repairs on our property.

Worst built home. Please don’t purchase. You’ll be sorry!!! I bought a new home. Moved in March 2024. I started doing research and found most all the products they use are what they call contractor grade which means lowest quality you can get… I had my home inspected by a professional and they found 98 issues and 3 critical from cracked and poor quality trusses, cracked trim and grout throughout house, Drain issues due to not putting proper drain out to road which cause air conditioner to be off level. Meritage rep told me to put a shovel under corner and lift air conditioner and put a rock or gravel under to level it…. I’m guessing due to cost…. Appliances are Whirlpool. The lowest grade you can get.
I have had 6 repair request or warranty repairs and still not working and the Meritage rep just recommended to put in garage and buy new fridge for home!!!! UGH. On our initial walk through we spotted a stain in the granite with our realtor present. The walk through rep said to just do it all at once with the rest of warranty work at the year so when we pointed it out to year end rep he tells us that it should have been reported within 10 days and that he would need documentation so we showed him a picture prior to us moving in with walkthrough paperwork still on counter and now says he can do me a favor and authorize $375 in repairs even though I have documentation showing the damage…. Please Don’t purchase one of these homes. You’ll be sorry…

My son signed a contract for Meritage to build him a home. At that time he was on a work assignment in Mexico. He would work there eight or nine weeks and then fly home for two weeks. The construction manager would contact him each week and give him an update. When he came home after the house was built we went and looked at it. There were water spots on the ceiling and rust spots on the fixtures. The walls bowed out in places. We found beer cans in the attic. The construction manager told us someone had left the water running in the shower and it ran for days. He never mentioned this during his weekly updates. There were numerous other issues.
My son told the sales agent he had worked with that he was not going to buy the house. The sales agent said he would ask for his money back that he had given to Meritage. This was in October. The sales agent drug his feet and when my son did not get his money back by the first of the next year, he was told they would not give it back to him since it was recorded in the prior year. This was just an excuse. If you are considering purchasing a home for Meritage I would not recommend it. They are not a quality builder and are not honest.

Updated on 12/01/2025: We purchased a new home in Redlands, CA in Feb 2025 and have had a disappointing amount of construction issues... 9 months after taking possession of our home, our solar energy system is still not functioning at maximum capacity and we have no one who will take responsibility. Our biggest issue has been a dispute with the developer-led HOA which now encompasses harassment by Meritage Sales agents. Furthermore, the large development in which we bought into is managed by an off-site property management company (Keystone Pacific) that is nothing more than a gift and has been negligent in its enforcement of the community's CC&Rs. We would strongly advise AGAINST the purchase of a home from Meritage and any development managed by Keystone Pacific.
Original Review: We are disappointed overall with our new home and community. The best anecdote of our disappointing experience with our home: we moved in to find that we had a "loaner" dryer because the builder had erroneously ordered a gas dryer for an all-electric home. As far as the community, getting the property management company to take action against violations such as aluminum foil in windows, is practically impossible. The community will not age well.

In the beginning they would take care of issues immediately. After the 1 year is up all you get is rejected claims with no explanation and no way to get in touch with them. Every single door knob has fallen off the doors. I spoke with several home owners in the neighborhood and the same has happened to them. They will not address the door knob issues. The one manager told me to just buy new ones. I had noticed a crack in my granite in the kitchen. I called them. They sent someone to repair it, well the crack is growing and they rejected my claim. They won't return calls or emails. The back yard was grated incorrectly and they just ignore you after you purchase a home.
