    2 weeks back, I noticed my basement had a pool of water surrounding my water heater, Furnace, and AC, and expected the leak maybe from my 17 year old 75 g water heater. Until that time, we had never faced any hot water issues nor any reduction of hot water nor any abnormalities coming from the heater. Called Choice Home Warranty who promptly dispatched a plumber. The plumber inspected the water heater for just about 2 minutes, felt the bottom opening, and confirmed that there is rust in the heater and that was not covered by CHW and the heater need to be replaced. The plumber never did any other inspection or inspected the bottom of the heater if there was actually a leak or whether the water in the basement was from some other sources, nor asked me any questions.

    Based on the plumber's recommendation and after speaking to CHW, decided to go in for a replacement with my Electric/gas company, as they were carrying the same model. After the new heater was installed, the next day went to my basement and to my dismay, saw the same pool of water again despite of the fact that I had used my vacuum to drain the water out the previous night.

    After lot of investigation for a couple of hours, finally realized that there was a leak in my refrigerator water inlet pipe and that water was pouring through the kitchen down into the basement and creating the pool of water. I closed the water pipe and replaced the inlet pipe, drained the water from the basement once again, and there was no more water in the basement. As usual, CHW refused coverage as the refrigerator water pipe was not covered as well. I have now written a formal claim to make good the $1755 loss to CHW for making a wrong diagnosis and recommending replacement of a good water heater. Waiting to hear back in the next 30 days or else will take further action.

    So the washer (front load) at my house broke. I called them up. First they dispatched a contractor that not even qualify to fix front load washer. They then gave me the contractor #2 - this guy did not provide service in my area. The third guy came out - the cost to replace the parts $700 and labor $300 and other miscellaneous added up over 1000. He said Choice Home will contact me about the claim. HCW called me and said the claim was not authorized and they came up with some ** excuses. If I am to purchase a new unit (out of my pocket) then it will cover?? How ridiculous that sounds. Never again go with this company. They only want your money and not want to pay out. Frustrated!

    Choice Home Warranty sucks! The people are rude. My ac quit cooling. They sent a wonderful ac company called Ultimate Comfort out. The tech was great. He explained that my condenser had leaked and my compressor was bad. He took a few pics and called the company. They said it was lack of being maintained. REALLY I change ac filter every 20 days. We have pets. I also wash out my condenser once a month. They said it rusted out. Well the tech said, "No, it was a very clean unit." He would send pics. They didn't want them. They said I needed records of maintenance so I sent them. I pay someone every 6 months to come clean inside and out and do a visual inspection. That didn't work for them so I told them to go to ** and I would bad mouth them all I could.

    Please spread the word. Do not choose Choice Home Warranty. Save your money. Find any other company but Choice Home Warranty. I made a claim because my dryer went out. The technician came out said that my dryer motor went out and that the dryer blower should be changed at the same time. The technician said my claim was denied. I called Choice. They told me that since I had only been with the company for 35 days, my claim was denied. They said there was no way my motor went out in that short length of time. I told them I noticed it the day before I called in my claim and that I used my dryer like 3 days before the day I called in. I don't know when one of my appliance will go out. And I know I had only had the warranty for a month but why would I call and pay another technician when I have made 2 payments to my warranty company. Do not choose Choice Home Warranty.

    Please, please, please do not pay Choice Warranty for anything. They are so very, very nice to you while they are trying to get you to buy. But once they get you they are the meanest son of a **. I ask to speak to a supervisor and was told no. I had to take a deep breath and ask again. He said "didn't you hear what I said? NO." So they just don't know who they are fooling with. I have nothing else to do but call and make reports. I called these people and ask for a certified plumber. They sent an appliance company so when I noticed what the truck had written on it I ask him to wait outside while I call the warranty camp. I told them that they had sent the wrong company and she apologized and told me that the plumber would be there the next day and said not to worry about paying for that company. I said "don't worry I wasn't anyway."

    Now I called for them to send the AC guy back out because when he came not long ago he didn't fix my AC, told my son it was nothing wrong with the air and left. My upstairs is hot as fire up there and I didn't know until I went upstairs and couldn't breathe yesterday!!! I will pay for that appliance guy but I want every dollar that I paid for the year!!!!!

    I paid for home warranty to take care my A/C but when I need repair, CHW hardly covers anything. They don't cover this, not cover that. They couldn't do anything to repair my A/C. I have to stay in the house with 99 degrees. When I call customer service to ask for replacement, they just hang up the phone while I am talking. They didn't do as promise when they try to sell the warranty. I finally have to call a different technician to repair my AC and paid out of pocket. What do I need warranty for?

    This is my second (and last) year with this company. What a racket they have going. I called them on July 24 because my refrigerator stopped doing its job. I was not called back after an hour and a half, so I called again. They gave me the number for the Maytag Store. I called. They could not send anyone out for 2 days. My children had given me 1/4 of a beef for Mother's Day -- go figure. Anyway, I didn't want to lose that beef, so I called them once again. They told me to call my own repairman and set up a appointment.

    I called and found someone to come out the same day. The bad news is the refrigerator had to have parts. He called a very reputable appliance store in Knoxville to get pricing and order parts. He left and returned on July 26. I had been told I would have to have the repairman call for authorization and to give CHW the parts numbers and explain the problem. The repairman did that and they "authorized" the repairs. HAH! He told them the total price. After we talked with CHW, I asked the repairman what they had agreed to pay. He said, "Didn't they tell you?" They hadn't. He said "Before I go any further, you need to call them to get the amount of your reimbursement." I did and was I absolutely blind-sided. Keep in mind, they had told me to schedule my own repairman and had authorized the work, but were going to reimburse me $315 on a $548 invoice. Their excuse -- his parts prices were too high.

    I heard via speaker phone the quotes the store had given him. He was not making a cent on the parts. I spent over an hour on the phone with CHW arguing the issue, of course, to no avail. When I asked about cancelling my policy, I was told I would be charged a $50 cancellation fee. This company is truly a racket. If you sign on with them, ALWAYS go with their repairmen, even if they cannot be there in a timely fashion. What shysters!

    So, I am the latest customer to post a negative complaint about Choice Home Warranty and their bad business practices. If you are considering a buying a warranty from this company, you might be better to take the $500. and burn it in a trash can. I purchased my home warranty with faith that this company would abide by the terms of my contract. I have quickly learned this company is nothing but a huge scam that steals your money and is unwilling to pay for any of the items they claim in their sales pitch! Don't make the same mistake I did and stay away from Choice Home Warranty!

    After I enrolled at Choice Home, I had some questions and call Choice Home to get more information about my warranty. My sales person is very nice guy and be very patient; however his manager was very rude and unprofessional. He complained that I called too many times and even more than his wife does. What a attitude. Afterward he canceled my warranty without letting me know. I have never and ever talked to such a rude manager!! Anyhow I feel that Choice Home is not a professional company or at least they have no sense of how to treat their customers! Will never recommend this company to any of our friends.

    CHW stated they would not cover my washer repair. Repairman stated to me washer repairs are more than washer was worth and they would pay me out for a new washer. CHW came up with every excuse to not cover my washer. Been paying monthly fee and when I really need them they have excuses.

    We are a small HVAC & appliance business out of Texas. We did several services calls for this company & gave them ample time to pay up on their invoices. After several calls, emails, collections letters & collection agencies, after 2 years we still have not been paid at ALL. I was told by the collection agency that when they spoke with the OWNER of CHOICE HOME WARRANTY this what he said: "This guy is based out of Texas. He can't do ** to me. Who does this guy think he is sending a collection agency after me? I'm not going to pay them anything & there's nothing he can do about it". So if that's the kind of attitude the owner has I can only imagine how he has trained his staff to work for him.

    Please be advised as a consumer or a contractor, STAY AWAY from this very unprofessional business. I also contacted the BBB out of New Jersey. I guess he must be in cahoots with them as well cause they are just as bad as him & would not even post my complaint against them under their reviews. So don't waste your time trying to file a complaint with the Jersey BBB. I have had to take this issue a step further & pull even more money from my business in order to hire an attorney to file a lawsuit against Choice Home Warranty. So from a contractor's side STAY AWAY FROM CHOICE HOME WARRANTY - most worthless company I have ever dealt with.

    I was a vendor for Choice Home Warranty. I did repair work on appr a dozen work orders, all with approval from Choice. I was never paid a single dime on any of the invoices submitted. I was told that the work (that they authorized in writing) was unnecessary. I then found out after seeing their reputation on line that this was pretty much of a standard practice for Choice. Stay away from this company. I see that there are over 300 complaints of this manner on this company.

    My A/C unit failed and the Freon leaked out, Choice Home Warranty sent out their "Preferred Contractor" who discovered the problem. The evaporator coil had split open. The cost of the part was over $1000 and the total came to $1542. First Choice Home Warranty said that it was rust that caused the problem but when their contractor told them it was not caused by rust, they then stated it was a pre-existing condition and was not covered. I am still arguing with them to try to have them pay for this repair. I have tried to email the information and fax the information to the company. I get a delivery failure reply from the emails and the fax does not answer. I can only talk to customer service on the phone, but they do not make the decisions.

    Filed claim on A/C unit not cooling. Told them that fan had broken off and cut into coil. All coolant leaked out. After a few days I was told that they would pay to have fan replaced but not cooling coils because they said the damage to the coils was secondary and they did not cover that. I have to live on a fixed income and I feel I was told lies when I was sold this warranty. Well this piece of ** they call a contract. I mean what good does a fan do if the unit won't cool? I called them back today, July 22, 2013, and canceled the so-called contract. I told them I did not have the money to replace an A/C unit but could have bought a bit window unit for what I have paid them. I know they won't ever read this. They couldn't care less about me. They have already screwed me over and now they are looking for the next victim. Will it be you or someone you love? I hope not. YOU HAVE BEEN WARNED.

    Warning to the American people, beware of this company. Bad company alert (choice Home Warranty). This warranty company has been taking advantage of people for many years, refusing to pay claims filed by their customers. My proof, just go to the BBB website and look at over 750 complaints in the last 3 years. There may be hundreds that never filed a complaint. They use the same excuse for a major component replacement. You did not have the proper maintenance performed. Well they made a mistake using that excuse with me.

    I read many complaints in my own state. I have worked with A/C for more than 30 years with automobiles. When you go to A/C class in the automotive school I went to, you learn all A/C systems use the same basic components: (1) Compressor; (2) Condenser; (3) Evaporator; (4) Expansion valve; and (5) Receiver dryer. Keep in mind this is a high pressure system. Their gauge readings are very close to each other, around 30 to 40 pounds on the low side and between 175 and 210 on the high side. These pressure reading will depend on the ambient temperature (the outside temperature at time of charging).

    Choice accused me of not performing the proper maintenance. I don’t know how they can tell that from 2000 miles away. Keep in mind I only had this warranty for 2 years. This A/C unit had a small repair in 8/3/2010 and the company performed a complete system check and gave the system an ok after the repairs were completed. In 4/19/11 there was another small problem; they replaced the starter relay and capacitor. At this time they performed a complete system check and gave the ok. On my end I hose off the condenser coil every 6 months also look for any signs of leaks or noise. For leaks you will see refrigerant oil. I keep everything away from the units for better air flow.

    So let’s look at the maintenance record. Complete service check once a year. Condenser coil cleaned every 6 months and a check over by me for operation and leaks. I take a lot of pride in taking care of my home. So Choice insulted the wrong person this time. I will defend my honor by showing Choice home warranty has no honor. This time you insulted a senior citizen disabled Vietnam Veteran on SSI. You should not of insulted a U.S. Veteran. This fight has just begun. I will make it my life’s ambition to destroying your company by just telling the American people the truth about your company with proof.

    I am asking all Seniors, Veterans and all Americans that do not want to be cheated by this warranty company DO NOT BUY THEIR HOME WARRANTY. Bad company (CHOICE HOME WARRANTY). Stand up all Americans and fight for the right not to be cheated and called liars. You worked hard for your money. Enough is enough. This company’s lies must stop now.

    I am asking all my Veteran brothers to stand up and expose this evil company’s ways. All you seniors don’t let these people cheat you out of your retirement money. All other Americans, you worked hard for your money. Do not be cheated by Choice Home Warranty. This company wears two faces one of an angel and one of the devil. May God have mercy on Choice Home Warranty because I won’t.

    Let me tell the Americans a little about me. I had about 20 good friends when I went to Vietnam. I was in the U.S. army. All 20 of my best friends were killed in Vietnam in the first month we were there. My younger brother was badly wounded and died later in the U.S. of his wounds. My older brother was ate down to the bone by Agent Orange and died in the U.S. I am at the point in my life that I will not let anyone take advantage of me or anyone in my family.

    My wife has high blood pressure and diabetes. She was having trouble breathing in our home because Choice home warranty stalled around for a week before telling me they will not cover the repair. I kept telling them about my wife’s condition but they acted like they just did not care. Well Choice you made my wife suffer. Now I am going to do my best to make your company suffer.

    I have no choice but to keep my warranty because if I don’t I will lose my $2,100 investment in my warranty. Please go to the BBB website and read all the hundreds of bad reviews. You will see in the past 3 years there was 769 complaints against Choice Home Warranty. This is what the ignorant person said at Choice. You did not do maintenance on the unit and it had a slow leak for many months. He then goes on to say if the unit was maintained they would of caught it and you wound of not needed this unit replaced. This man I can see has no experience with A/C systems, must be an office person sitting behind a desk. Because any certified A/C Technician knows better.

    This guy never heard of a blow out. In my 30 years of working with A/C I have seen it all. Lines blow out, compressor clutches melt, compressors seize, evaporators blow and fill the inside of the vehicles with Freon gas. On your home you have basically the same systems. I had my condenser unit in one house. The compressor started knocking, they seized. This all happened within minutes. Talking to many A/C home repair techs, they have seen lines blow, compressors lock up, evaporators blow.

    The guy at Choice is not an A/C Tech. because he would know this if he had any experience. So if he is a Tech. then he is just telling you what he was told to say by a company man. Because he never heard of a blow out. I saw one guy working under the hood of a car - a line blew and blew him 6 feet up against a brick wall. You are talking 200lbs plus pressure. My education 1. 12th grade grad 2. Heavy equipment school U.S. army 3. Automotive school Michigan 4. Certified MACS mobile air conditioning society 4. Certified Adult CPR 5. Certified standard first aid 6. Journeyman AFL-CIO 7. When working: Certified in engine repair, brakes and Heating and A/C. Life member of the NRA, Life member of the VFW, Member of AARP, Member of the wounded warriors project. Also wrote 2 books since I retired. Not bad for an old fart.

    This company is going to tell me about A/C. This company is a joke. Oh by the way the repair company that came out to look at my unit said it was the most well maintained unit he ever saw. These words came from a certified A/C Tech. This time Choice got an educated person on A/C and I can tell you this company has no idea what they are doing. I have never in my life heard of an A/C Tech diagnose a problem from 2000 miles away. You have to be up close and personal with a diagnosis.

    So this tells me this warranty company is in business of taking your money and denying you service. I like the part where their company says and I quote: Never pay for covered home repairs again. What a bunch of lies. I will give Choice Home Warranty the chance to make this right by sending me a check for a maximum pay out which is $1,000. You have until July 22, 2013 to get back with me or this letter will go nationwide. Media outlets all over the U.S. will be sent this letter. I suggest you do not test my resolve. Now you have a chance to do the right thing or take your chances with the entire country finding out how you really do business. They will see the and nothing but the truth about your company.

    I have had Choice Home Warranty for years, and finally have a problem with my microwave. It cost me over $900 new, and comparable today even more. Was told that at Choice Home's discretion they chose to pay me $219.00 towards my buying another microwave. I explained that nothing in reality is available that a mere $219.00 would help at all towards a new microwave, and said I wanted it repaired if that is all they will pay. They said fine they can get if fixed for less than their $219.00 offer, but if they repair it, then that voids the warranty on the microwave, and won't even warranty that it is fixed by their repair.

    ("You are being forewarned here that if you want a reputable company DON'T GET INVOLVED with CHOICE HOME WARRANTY. They DON'T BACK their warranty and they laugh when you tell them how bad their service is.")

    I cannot believe this terrible experience. I had this house covered by American Home Shield from 2006 until March 14, 2013. I never had to submit a trouble ticket to AHS for the AC system. But, in July, the unit quit working. I called Choice Home Warranty. They helped schedule an appointment with a local AC company. The company came out, and charged me $170 to perform a leak check. Once the leak was found, I was told it would cost over $1,000 to fix, but I was in luck as Choice Home Warranty should pay. To my dismay, my claim was denied "due to previous existing condition".

    I was then asked to show that I had the home under continuous protection with AHS. I successfully did that. And I proved there was no lapse in coverage. Now I am asked to provide proof of maintenance. I will do that, but I am not optimistic this company will do anything to repair my unit. In the meantime, I am in a precarious situation where I need to get the unit fixed else I lose my tenants. So, I have to spend money out of pocket, then go dig up receipts, and show that I kept the system maintained. The technician I have called has indicated that the damage is due to normal wear and tear. I have spent a week wrestling with this company. My tenants are angry and so am I. I can't help but feel that I am unwittingly placed myself in a bad situation by switching companies. BBB ... prepare to receive correspondence from me.

    I have been with CHW for over a year and have used them three times. When it came to fixing my washing machine, I am still waiting for the "back order part" one month later. Today I gave up and bought another washer as I am sick of having to go outside of my home to do my laundry. I asked if there was a time limit on how long I would have to wait before the part was deemed unavailable and they would honor their agreement to either fix or replace. I am still waiting on an answer. Apparently the wait will be indefinite. They also denied the claim to repair my A/C after their tech admittedly put an extra three pounds of Freon in my unit, messed up the inside coils. Oh he DID come back out and wasted the overage 2 days later after which I now have a major leak on the inside of my house.

    I have joined American Home Shield 2 weeks ago. They do not have a department dedicated to denying claims. They put "in writing to repair or replace" regardless of prior lack of maintenance proof, rust/corrosion age of appliance or A/C. Their service fees are about 20-25 dollars more and well worth it!! I highly recommend them. They are, as we speak, repairing my A/C which was a preexisting condition. I only had to wait one week before filing a claim with them due to this. All in all, Choice Home Warranty sucks. They have lousy techs and do not back up their warranty.

    I have been denied a legitimate claim from CHW on my air conditioning system. Apparently the compressor locked up about a month ago and a service tech came out and diagnosed such at that time. My claim was denied because "Russ" with your company said it hadn't been serviced properly because I didn't have receipts showing that. I told him I maintain all of my systems myself. He said he would call the tech personally and ask him for himself, which he did.

    According to an associate there when I was trying to reach Russ a couple of days later, because he didn't call me back as promised, the tech told Russ that the unit looked good and had been properly maintained and this part does wear out with age. She (the rep) was reading this directly from the file to me. I tried every day from July 15 through July 19th to reach him and every day I got some lame response such as, "Russ will call you back shortly, Russ is leaving for the day, Russ will call you back tomorrow," etc. Today when I called, the rep said, "He is busy and will call you back shortly." I said "No, let me speak to his supervisor."

    In speaking to this other man, I don't remember his name because by this time I was extremely furious. He said my claim was still being denied. I stated that I had done everything asked of me, and that the tech that diagnosed the A/C unit had verified with Russ that the unit was, in fact, properly serviced. I am the lead building inspector for the Southeast Kansas Regional Planning Commission in Chanute, Kansas covering 12 counties and 244 towns in SE Kansas, and have been so for 9 years. I inspect HVAC units, plumping, electrical, structural, and other residential systems every day, for federal and state government agencies, for a living. I keep everything I own in tiptop condition.

    Because of this denial, I have cancelled my contract with CHW, and will be filing a claim in my local court against CHW for the amount which I will be paying out of my pocket to get this unit repaired ($1,710.25) and possibly some punitive damages for being without air conditioning for a month in 90+ degree temperatures, plus court costs. I have already contacted the HVAC company and the tech that is employed by them. They are more than willing to go to court with me and testify on my behalf.

    After reading the horrible reviews on different internet sites, including the BBB site, and the A/C tech's verification of the condition of my A/C unit, a judge won't have a problem awarding me the amount requested plus court costs. Especially since CHW won't bother sending legal council to court because that would cost them more than my claim. The contract I received in the mail does not state that any required maintenance must be done by "a licensed company". Neither does the on hold recording with CHW that I have listened to for hours because of being on hold for several minutes during every single call while Russ was avoiding me.

    I wish I would have read the reviews on the internet before purchasing a home warranty from CHW, and certainly hope that anybody else considering buying such a warranty will do the same and avoid being stolen from, lied to, and given the runaround like myself and others have. I hope someone, has time to start a class action lawsuit against CHW to prevent this type of theft from innocent homeowners like myself and the other hundreds or possibly thousands of people that have been ripped off by CHW.

    I have a Home Warranty through Choice Home Warranty. On July 11, 2013 I noticed the temperature of the Refrigerator was 56 degrees and the freezer was 47 degrees and the food began to defrost. I contacted Choice Home Warranty to request a service technician. They sent me the name and phone number of the service technician, So Cool Solutions.

    I contacted So Cool immediately and the technician informed me he was out on jobs most of the day and would get back to me before the end of the day. At 6pm he called me back and asked for my information. He said Choice didn't send him the work order yet. I sent him the email I received from Choice and because it was my refrigerator he said he would come out. He arrived and at the completion of the service call at 8:45 pm he informed me that I needed a new compressor. He said it was grounded. He submitted his report to Choice on Monday morning and he called them upon their request.

    I called them on Monday and they said they had no record of the report from the technician and it will take 1 day to get in their system. I called Choice on Tuesday, July 16 and was told that they would not cover it because my contract states no leaks. My contract indicates that it covers any integral part of the unit. A compressor is an integral part of the unit. I informed them that it wasn't leaking but they told me the So Cool contractor said it was leaking freon. I called the contractor and he said he did not tell them it was leaking. He said he told them I needed a new compressor. He also told me he would testify in a court of law.

    I contacted Choice and asked them if I could get a second opinion from another technician. I was told yes but at my own cost. I paid $185 for a new contractor to come out to provide me with a new diagnosis. He specifically indicated there were no leaks and no valid reason for the compressor to fail! I faxed the new invoice to Choice which specifically says there are no leaks found in the compressor of any kind on July 17, 2013 at 7:58 am. I called them at 11:00am to make sure it had been received and I am told it is not on my account and maybe I should email it. I sent the email and it was read at 12:58pm. I called back at 4:00 pm only to be told it takes 1 day to upload to my account.

    It is now one week without a refrigerator and I have small children in my house. On July 18, 2013. I spoke to three customer service representatives before I finally asked to speak with a supervisor. I then spoke with Jamie, Customer Service supervisor. She informed me she would speak to a manager and call me back. She called me back and tried to offer me a buyout of $400 for my refrigerator but I had to promise not to file a small claim. I told her my refrigerator cost $2499 and that I couldn't even get it fixed for $400.

    She then transferred me to Alex ** the Manager of the Edison Office and he instructed me that my claim was denied to "not normal" wear and tear. I asked him to define "not normal" wear and tear. I instructed him that the refrigerator was only 5 years old and my husband performed the necessary maintenance of Cleaning the condenser coils by using a vacuum to remove dust build up from the coils twice a year. He also cleaned the drain hole and drip pan and I personally cleaned the drain pan. I instructed him that is why I purchased the policy to cover my appliances. He then said he would give me the $400 towards my repair and that was it. He then hung up on me when I told him no.

    My refrigerator cost $2499, a comparable one is on sale for $2099. I am not expecting them to provide me with a new refrigerator but the least they could do is honor the contract and the cost to fix it. The two estimates were both well over $600. I will be filing a small claims case against Choice. Alex ** is the rudest man I ever encountered in customer service and he should be fired or something else I can't mention. If he was rude to you. Let him know.

    I signed a CHW vendor agreement on 3-12-2013 and immediately I started receiving work orders to go and do warranty work for their customers, of which I honored all of their requests. I was finally paid for 2 invoices dated 3-12-2013 on 5-24-2013. I have yet to receive any more payments from them. I discontinued doing any warranty work for them on 4-18-2013 until I received payments for the 18 invoices I submitted for payment. I have called them several times per week and was told they would not honor the invoices I had submitted because I had stopped doing warranty work for them. I asked them, "Why would I continue to do work for a company that will not pay for my past work?"

    They have continued to tell me they will pay the invoices when they get around to it or I will receive a check next week, of which, next week never happens. I need my invoices paid immediately as I have already paid my employees for the work they did several months ago. I called them today, 7-18-2013, and I was told they will contact their accounting department and get back with me at a later date and then was immediately hung up on.

    I had an AC unit that needed a new compressor. Choice gave authorization to the HVAC company to replace it. That was 2 years ago. Two weeks ago I got a call from a collection agency saying they were putting a lien on my property because Choice refused to pay the bill for an AC repair 2 years ago. To avoid having to pay an additional $2,000.00 in legal fees to get the lien removed from my deed, I had to pay the bill. So I've paid for a warranty that is useless. If this collection company had not called me I would have had to pay thousands later to clear it up.

    The central A/C unit at a rental home we own stopped cooling. I called Choice and made a claim. A HVAC technician was dispatched within 24 hrs and determined the unit had lost all of its refrigerant on the first service call. Pretty quick response. He was not authorized to do anything but assess the unit. The technician called Choice and reported the unit had no refrigerant and was authorized by Choice to do a leak check on the unit to determine where the leakage was occurring. The source of the leak was found and the technician reported the results back to Choice who told him they would not reimburse him for the leak check cost. They indicated to him that the cost of the leak check is borne by the home owner. No authorization to make repairs was given to the technician. Choice called me a couple days later and asked about the maintenance on the unit and whether it had been maintained according to the manufacturer's specifications.

    I indicated to Choice that the unit had received routine maintenance and filter changes but any records I might have would be in storage with my other household items as I was in the process of moving to a new home. When asked the service rep indicated that the records were not needed to get authorization to make the repairs. A week passed, the unit had not been fixed, and I had heard nothing back from Choice. When I called to check on the status of the claim they indicated that it had been closed because the HVAC tech never provided feedback to them on the leak check results. I told Choice that the tech did find a leak, knew the location, and I still had a A/C unit in northern Alabama, in July, that was not working and needed to be repaired. The Choice rep then asked again about the maintenance record and indicated they were needed. I explained again that they were in storage and had been previously told they were not needed to get the repairs made. I then asked to speak to the rep's supervisor - Kevin.

    After a lengthy conversation with the supervisor about what the technician had found, the status of the claim, and the location of any maintenance records that existed on the machine, he indicated that the technician would be contacted by Choice to get the repairs made. Two days later, I received a call from Choice asking for the maintenance records again as they were now NOT going to make repairs until the records were submitted. When I told them that Kevin, a supervisor, had just told me the records would not be required to get the unit fixed, the Choice rep Liz indicated that Kevin was wrong and there obviously was a training issue with Kevin that needed to be corrected. She indicated that no repairs would be authorized without maintenance records because 13 lb of refrigerant had leaked out - therefore they had doubts that the unit had been properly maintained. When I explained to her that even properly maintained A/C units can develop small leaks, and over time these small leaks will allow all of the refrigerant to leak out, she could have cared less.

    When I asked to speak to her supervisor, she indicated that she was a supervisor. When I asked to speak to her superior, she refused and said it was against company policy to forward customers with issues to the manager. When I asked for her last name, she refused. What a scam - this company searches for any way to not honor its coverage. Their customer service is the worst I have ever experienced. What a waste of money, time, and energy my experience with Choice has been. If you're thinking about going with Choice Home Warranty - DON'T. If you're already with them then get away at your first opportunity. The coverage you paid for is absolutely worthless. You're better off going without.

    I have made a terrible mistake in signing up with this company. Six months ago, I had an issue with a ceiling fan not working. After several missed appointments, a technician came to look at it. He removed it from the ceiling and declared it not working. He left saying that Choice Home would be in contact. They never called or returned my calls. After two weeks, I decided to just buy a new one and install it myself. Now, my refrigerator is malfunctioning and I was hoping to get some action from Choice Home. Choice Home gave me a contractor's number for me to call. I called but was told they couldn't come out for three weeks.

    I called back to Choice Home to get another contractor who did come out two hours later after one missed appointment. The technician looked at my refrigerator and told me Choice Home would be in contact with me. A lady called that day and told me the issue was not covered by the warranty. The money I spent for Home Choice is money I have thrown in the trash. Is there anyone on here or any other website that has positive reviews for this company? If you are considering giving money to Choice Home, I BEG YOU to reconsider. Give your money to a homeless person instead.

    I called last month about my A/C not working. I had an A/C company and come to inspect the issue but they stated that my accumulator was rusted and it leaked Freon, so the part and accumulator needed to be replaced. I received a call 5 days later stating that I had been turned down due to rust. I told the agent from Choice Home Warranty that of course a condensing unit would have rust since it is exposed to the elements. The accumulator is made of steel so of course it will rust. I have 2 Comfortmaker Condensing units that are 17 years old so I thought I should cover myself with coverage.

    I paid for a service that they do not provide. I could understand if a part was not exposed to the elements but they Honestly Have the Worst Reputation. I will be contacting BBB since these forums expose to us the consumers but this is a company that should have a class action suit against them due to not taking ownership of the service that they provide. Please stay away from CHOICE HOME WARRANTY!!! VERY BAD COMPANY!!! So they take your money but provide a sincere apology!!!! Thanks but No Thanks!!!

    Please note the technician that came out for my A.C. repair was professional and completed the repair in a timely manner. My first service call with Choice Home Warranty was the WORST customer service experience. I spoke to an individual, with initials A.R., who was extremely rude, unprofessional, and tainted my experience with the company. When I first signed up with a Choice Home Warranty salesperson (with initials D.M.), I was told that my first service call cost ($45.00) was exempt. This was not true, and Choice Home Warranty did NOT honor their word. I have completely lost trust in this company.

    Choice Home Warranty denied a claim on my home AC. They claimed I had not had the unit serviced even though I have had it serviced for several consecutive years when I had a different home warranty company (this was my first year with Choice Home Warranty and the first season since the last service, which was with a different company). The tech they sent out said there was nothing I could have done to have prevented the failure of the unit.

    I put in a claim for my microwave; they didn't have a serviceman in our area. They told us that they were going to put a check in the mail. That was over a month ago and the check is still on the way. I put in for an exhaust fan for the bathroom and three different service companies were called. None of them were in our area. Choice Home Warranty will NEVER call you back; you have to call them and listen to their excuses. The consequence of this lesson is to do your research on a company before you go with them. Don't take the word of someone else; look at the reviews.

    Over the 4th of July our A/C went out. We called Choice Home and were given a name and assigned a contractor. No one called us back on Saturday afternoon. We called again for a different contractor and again, no call back. So we called an A/C company not through our warranty. Late Saturday afternoon an A/C tech came and we had to invest in a new unit - whole cost out of pocket for us. After reading the other reviews about Choice Home, I found out that this is a common practice and I regret choosing this so-called home warranty company. We will choose another company when our contract runs out. I suggest read reviews first and DO NOT WASTE YOUR MONEY ON CHOICE HOME. Cannot wait for the contractors to call on Monday.

    Choice Home Warranty Update For Anyone Who Is Considering Purchasing A Contract Or Being A Contractor:

    Even though Choice Home Warranty claims their problems are in the past, believe me, if anything, they are worse than any review could possibly be. There are no words to begin to explain the bad business practices they operate under. No matter what the complaint, from honoring the contract to paying contractors, they have an excuse. When excuses fail, they begin using threats. If you are considering doing work for them, avoid the humiliation and financial loss. If you are doing work for them, I am sure you haven't been for long. Stop while you are ahead and take your losses. If they threaten you legally, do not even respond. Basically, they have not a chance of following through with anything.

    The same goes for anyone considering purchasing a contract from them. Avoid the humiliation. If you have a contract, discontinue making payments again. To repeat myself, if they make threats of any kind, don't bother wasting your time responding. It is best to take your losses and forget they ever existed. Possibly a negative review will help clear your mind. I am hoping my review will only help others avoid becoming a victim of Choice Home Warranty.

    A long story short... When our air conditioner went out, they insisted that it was a pre-existing condition and denied our claim after 5 days of trying to work with their very rude owner, Alex. Alex simply yelled on the phone non-stop without allowing me to state my issue. They have a very poor rating and you should stay far away from them at all costs.

    I currently have a home warranty in place on my home with Choice Home Warranty policy # **. I recently had trouble with my Air/Heat package unit. The A/C compressor apparently locked up, according to the tech that your company chose. After I made the claim with Choice Home Warranty, I was contacted by your company and given the contractor's phone number and instructed to call them and set up an appointment, which I did. In speaking with the tech, during his diagnosis, I asked him why the compressor did that and he responded that these compressors are sealed and it is a mechanical part that does wear out, as I already knew that.

    I was contacted by Choice Home Warranty a week after the tech was here asking for maintenance records, which I have none and my claim is being denied. I have been a Licensed Housing Inspector in the State of Kansas for the Southeast Kansas Regional Planning Commission (sekrpc.org), overseeing and completing inspections for 12 counties in SE Kansas for Federal and State housing grants as well as the USDA and Rural Development. I am responsible for literally millions of dollars in Federal money every year, and am fully capable of doing maintenance on any HVAC system, and have done so since purchasing my home (cleaning the condenser and evaporator coils, changing the filter once a month, keeping the grass trimmed around the unit, etc).

    My job requires me to be well-versed in heating, air conditioning, electrical, plumbing, structural components, insulation, roofing, etc. and attend continued education classes twice a year to keep up with new systems. Everything in and around my home is maintained with the utmost care including my HVAC unit. I originally purchased this Home Warranty because I lost my wife, Cathy, to cancer on February 25th of this year and no longer have her income to help support this household and our 2 granddaughters that I have custody of. It has been over 2 weeks now with no air conditioning and, in my area, the temperatures have been in the 90s and 100s. I borrowed a window unit from a friend to get us by for now, which struggles to barely make the temperature tolerable in my home. In speaking with the claim rep, Russ, I told him pretty much everything in this email and he said he would get back to me.

    If this claim is denied, I will be out $450 plus the $60 deductible I had to pay the HVAC contractor. Is this the usual business practice of Choice Home Warranty? I do understand that the bottom line is for any company to make a profit at the end of the day, but this is ridiculous. After reading just a few of the complaints on this site and others, I wish I'd have read them before turning over my hard-earned money to Choice Home Warranty and went with another company. I was impressed with your advertising and the statements on your website. But, I guess as with anything, "buyer beware" also applies to Choice Home Warranty Company. If my claim is, in fact, denied, I will report Choice Home Warranty to the State of Kansas Attorney General's Office and the State of New Jersey's Attorney's Office not to mention the BBB and the other 4 inspectors in the State of Kansas that also inspect homes in the state of Kansas.

    Choice Home Warranty Company WILL lose business from me being denied this legitimate claim. I will be waiting to hear from Choice Home Warranty regarding this matter. Please wish me luck with this matter! But after reading other complaints on this, and other websites, I guess I'd better not hold my breath! What a company. How the heck do companies like this keep from being shut down by some government agency? CHW should stand for CHEAT HOMEOWNERS at WILL!

    Once problem arose, the tech showed up; he just wanted to collect the fee per call before doing anything. Some of them did not even want to come because they said that CHW owed them money and did not pay them yet. Tech did not work on weekends and holiday. If you have a broken pipe, then good luck. Watch for exclusive clause. So many things would not be covered. They denied and denied claim after claim. After a few months, I realized it was a waste of money and I sent them a cancellation letter.

    I called them a month later; they lied that they did not get the letter at first. Then they said they could put in the order to cancel "now" and advised me to wait to hear from them to see how much I would get back for my unused months. I had to call them several times and waste much time on the phone with then. Bottom line, they made it so complicated and time-consuming to get a refund. To sum up, thank you God for me to get a part of my premium back; it's not much but it was better than none. I will never trust this company again.

    I submitted online a service request to have my pool serviced. They canceled the call indicating they do not service saltwater pools. I indicated to them I do not use the salt system and it is disconnected, and that was not the issue for the call. They still refused. I requested air conditioner service, their season system check service, and they indicated they will not send anyone unless there is a need for repair. I then faced having to have my compressor replaced after canceling with Choice. I paid 4 months into their service and requested my money refunded due to their lack of service. I was told they cannot do that. I even had to add on roof coverage two months later as the salesperson did not indicate that was an add-on item at an added charge. As it turns out, it did not cover my patio roof issue in any case. They have an excuse for everything. They are unethical and they are ripoff experts.

    AZ State Contractors Board sent me a notice of wrongful and unlicensed work. CHW sent an unlicensed contractor to my home and had them do the work on my HVAC system. CHW will be hearing from me on this wrongful advertisement along with the BBB. I will be investigating any other State or Federal controlled businesses to help with this.

    I switched from American Home Shield because their price and service calls were more affordable. WRONG DECISION. The one and only time I called them out was because the megatron in my microwave went out. They sent a service technician, who diagnosed the problem and told me that the unit was not repairable. He submitted his findings to them and when I called them to see about getting reimbursed or having it replaced, they informed me that what happened was not covered.

    I told them they were full of you know what. I was informed by the representative that if I wasn't happy, to take my business elsewhere. I told them to drop me and they said consider it done. I'm now back with American Home Shield. Whatever you do, do not sign on with this scam outfit. THEY ARE HORRIBLE. Read the other reviews.

    We switched over from Old Republic to Home Choice Warranty due to better trade call fees and outstanding customer service from our sales rep. I should have known that all companies are nice when they want your business! Biggest mistake we have ever made! We have 2 properties covered with them and paid about $1200 for both policies. Our policies became effective on 5/11 and our policy with Old Republic expired on 5/15; therefore, there is no lapse in coverage. Obviously, nobody can say when something will break or malfunction, which is why you have insurance coverage to begin with.

    Three days after our policy became effective, our pool stops working (it won't turn on). We called to submit a claim and they said that a pool is not just going to stop working within 3 days (basically calling us liars). After several very unpleasant conversations and one with a very rude supervisor, they finally agreed to cover our claim. I figured that it must have been a very expensive claim for them to be fighting it the way that they did. Then I find out that the entire cost to repair the problem was about $300.

    A few weeks later, the timer stopped working, so we called to submit another claim. I get a call saying that Choice had only authorized $150 and we would be responsible for the rest of the cost. They also informed me that they had never dealt with a company like Choice; she said that most companies just approve the repairs and all they do is collect the trade call fee. Apparently, there are caps on all repairs which we were not told although I asked Steve, our sales rep, regarding coverage. He guaranteed me that everything was covered 100%. Sure, it's stated in their policy (which I never received), but I took Steve's word at face value.

    After being so horribly treated and once we learned about all the restrictions the company has, we decided to just cancel our policy and go with another company. I called to let them know I wanted to cancel on 8/1 because I did not want to have any lapse in coverage (all warranty companies have a 30-day waiting period). The guy from Cancellations was very upset and could not understand why we wanted to cancel. Then he said, "It's dishonest people like you who give businesses a bad name." He began to yell at me and tell me that I had a preexisting condition and expected for them to cover it and that I was dishonest. I hung up on him and he called back more calm. I told him again that I wanted to cancel starting on 8/1 and wanted to know how much I would be getting reimbursed. He said, "Why does that matter? " Well, because the new policy with another company is not going to be free for one and I want to make sure that I'm not getting screwed over. He became very defensive with my "getting screwed over" comment and again, started to yell at me.

    He said I would be reimbursed $200. I became very upset. Why am I only getting reimbursed $200 when I've only had the policy for not even 2 months and paid $1200? He again told me I was dishonest and when I raised my voice at him, he said, "I'm not in the mood for this today." Then he hung up on me. He called me about a minute later stating that my policy had been canceled, although I never submitted it in writing nor did I authorize them to.

    I have no words to describe how shocked I am at how this company does business and how they treat their customers. I'm not leaving this alone, but I do want everyone to beware of this company. They will be very nice in order to get your business and, in my case, tell you what you want to hear; not how it is. Go and read their term agreement before you purchase anything. There are many companies out there that offer much better coverage, maybe for a little more ($100-$200 more) but it's really worth not having to deal with the treatment and hassle of Choice Home Warranty. I'm looking to get a full reimbursement minus the 2 months I was covered. I feel that if we would have just paid our policy month to month instead of paying for the full year, this wouldn't be an issue.

    I billed out in Feb. 2013 for a job done for Choice Warranty. They have never sent payment over 4 months; I'm getting ready to sue them over payment. But they continue to send me work orders. Now they owe me for a second one... I also turned in an authorization for a job they said they would get back to me. This was over a month ago. Still, there is no authorization and no okay to do the work. The home owner finally paid out of his pocket to get the work done so he has AC for his family. And now, he is trying to get his money back. The only warranty company that I have had good luck with authorizations and payments with is American Home Shield.

    I have had a contract with Choice Home Warranty since February of 2012. I have had only 1 minor service call for my washer which was fixed no problem. However, I have had a very bad experience yesterday and today, 6/25/2013. I am a Senior with COPD (breathing problems). I came home yesterday to a failed Air Conditioner and 89-degree temps in my house. I tried calling Choice Home Warranty on their 1-888 number for three hours. I finally got somebody on the phone. The technician came out today around 1pm after several emails and failed phone calls. The technician determined that all the indoor components are in very good shape. We went outside and the technician found the condenser failed, oil leaking and all the Freon had leaked out. He told me I need a new compressor.

    We called Choice Home Warranty and the technician asked for authorization to replace the compressor. Choice Home Warranty promptly denied the replacement stating the fact that the compressor had leaks and some rust. The technician explained that the compressor had failed due to wear and tear on the unit. Since the unit sits outside in all kind of weather, it is not uncommon that there will be rust, but from what I understand, a good amount of damage was also due to the Freon (acid) leak. All of that was explained to the authorization supervisor. I told him that the compressor replacement was not included in the exclusions and since there is no maintenance to be done on the outside unit, wear and tear was normal. The supervisor maintained that later in the contract, there is a clause that excludes anything that has rust or leakage is not covered.

    Since I have COPD, I told the technician to replace the unit at a cost of approx. $3,000 at my expense since I needed the air to breathe. I told the supervisor that I would submit the bill and fight with them later. In fact, I will take them to court over this issue. I have since spoken to several of my friends who also have contracts with Choice Home Warranty and they had the same experience with Choice Home Warranty. If a repair is more than about $100, they will find a reason to deny the claim. I am asking to get my money back for the entire contract time and I am contacting all of my friends who signed up with Choice Home Warranty to do the same. This company is taking your money and not providing the service that they advertise.

    CHW sent out a contractor for a leak test on the AC unit. Leak test is not covered by CHW, to which that info was told to me prior by the contractor. The valve core in the schrader valve was bad and there is no gasket in the valve core cap (same as the valve core in your tire valve stem). This was denied by CHW for the reason that they do not cover items not installed correctly. This $0.89 part cost me over $800 to get repaired and then to be told that I have a year warranty on that part only by the contractor. I have asked for the contractor's AZ State contractor's number and have been ignored several times. I am in the process of contacting the AZ State Contracting board on this matter. Beware of this and do not let anyone that is not a licensed contractor work on your home. This may come back and bite you if any other warranty company asks you if you have had other warranties on your home, as they will not cover work done by unlicensed contractors. I WILL NEVER USE OR RECOMMEND CHW.

    I have had their warranty for over a year now and have had nothing but problems. While they are very slow to actually handle a problem, they are very quick when telling you that it's conveniently not covered. AND, their customer service people bypass rude and go straight to ignorant. One "manager" actually called me a dumb **! I had to wait two weeks to have my hot water tank repaired the first time, and half the problem was because no service contractor would come out for a service call because CHW wouldn't pay them what they owed them.

    My last hot water issue involved the blower assembly for my Rheem Power Vent tank, a high efficiency unit, which they denied because they don't cover vent issues? It's a blower motor, which is a part of the tank. Basically, the tank cannot be used without this part which comes with it, right out of the factory. I cancelled my coverage, then I went straight to the bank and filed a dispute for all of the money I paid them to supposedly cover my "appliance emergencies". I suggest avoiding this company at all cost.

    I had a claim for my A/C unit with Choice Home Warranty and they denied the warranty stating it was a preexisting issue and the amount of time that I had been signed up was too short. The technician that responded out stated the compressor was bad and that compressors can and do die overnight. I had a second technician's opinion that stated the same exact thing. Also I had home warranty coverage before Choice Home Warranty, so there was no gap in coverage. In Choice Home Warranty's contract, it states that you will be covered the day you sign up if you had prior coverage. So, therefore, my A/C unit had been working perfectly fine in the month of March when we had 80 degree plus weather and it worked fine all the way up till May 12.

    I filed my claim on May 27 well into the new contract with Choice Home Warranty and they still said no. Even after I submitted an appeal letter and had the A/C technician call back to Choice Home Warranty to explain in detail the issues with the compressor, they still denied the claim. At the end of the day, they never paid out and basically called the technician that responded out and myself a liar. Also, I just spoke with Choice Home Warranty again and one of the supervisors told me that it didn't matter what I said or did, nothing would change their decision, and oh, that they are one of the largest growing warranty companies today, besides the fact that on the BBB website, they are #1 for more than 100 or more complaints in the past 36 months.

    I just filed a claim for my A/C unit. According to the tech, it was shorted at the ground. After Choice reviewed the claim, they refused to fix the problem because it happened only 50 days after I purchased the policy and they are claiming it was a pre-existing condition. Problem is that my A/C has worked fine all summer... until now. It's almost funny how their "elevator music" that you listen to while on hold for over an hour states that problems can happen at any time so you need a Choice Home Warranty. From my experience, you had better hope that nothing happens in the first 50 days (even though you have a valid policy).

    I spoke directly with a Trane rep and he stated that there is no place in the manufacturer specs that says that a condenser has to be "building up" to going out over a long period of time. He said that they can just ground out. Alex, a tech with Choice Home Warranty, said my claim was being denied because it just couldn't have stopped working... it was building up to going bad (even though the A/C had worked fine all summer). I would like to add that my refrigerator went out the next day (it's been a really bad week), but it was repaired. I guess it hadn't been "building up" to burning out... or could it be that this was a cheap fix and the A/C is going to cost around $1,000 to fix. You do the math.

    I thought this company would be great, but boy, was I wrong. I told them when I signed up for my 3 yr. plan that my air conditioning unit was original with my 26 yr. old house and would need to be replaced soon. They said that was fine. They have come out at least 4 times so far and just end up patching the problem. No new unit. Finally, we just called last week and the technician said it was leaking Freon. Because there was normal wear and tear (some rust), they would not cover it. Their solution: I pay to have someone come and patch the problem for maybe another season, and they will give me a $200 reimbursement towards the repair (which would run me about $500). He couldn't explain how this made sense when I asked why they couldn't do it. I tried to cancel, but it took them 3 days b/c they wanted to "see what they could do to help." What that means is, keep me as long as possible to get more money out of me. I finally cancelled and he was going to pro-rate it and give me $206 less than what I should have gotten. If anyone goes to cancel and you think you are being ripped off, put up a fight and they will eventually cave. It's ridiculous and I would not recommend this company to anyone.

    Basically, this is a con job criminal organization. They take your money and always find an excuse not to perform the repairs. Arbitration is done through corporate - so they are judge, jury and executioner. When you want money back, they add on all kinds of charges. Stay away. Save your money. DO NOT SIGN UP WITH THESE CROOKS - zero stars if I could.

    I purchased this home warranty package to protect our appliances. Our Kenmore washer broke down 7 months into the policy because the spring broke, which then damaged the shock absorbers. Both items are NOT in the list of excluded components covered by Choice Home Warranty. The company denied coverage claiming that the damage had been caused by overloading and that we kept on using the unit once the spring had broken. We obviously had no idea that this was going on. The washer was working so we kept on using it. Our microwave's fuse blew out a couple of months ago, and they didn't cover it because they don't cover counter-top microwaves. Our refrigerator was leaking; they also didn't cover that. Bottom line, these guys don't cover absolutely anything, and if something they do cover does break down, they'll claim it was from wear and tear or misuse, which they obviously don't cover either.

    I called about my air conditioning. The guy came on a Friday and was gone in less than 15 minutes. I said, "Wow, how much freon did you place?" He replied, “2 pounds.” I said that is not enough all. No reply. I paid him and he left. The next day, I went into the basement to find water everywhere coming from trap in air conditioning. I called and called and called. No one could help me. I finally got him. He said he would come back out Monday. Monday is here and he said he cannot come by. Why not? I have already paid you and I still have no air and have water in my basement. After numerous calls to Choice, they were unable to help. I cancelled my contract of which they took out $150 less my $45. The serviceman was unprofessional, unskilled and ungroomed. This is a scam. Do not fall for this trap!!!

    Choice Home Warranty has no problem taking your money monthly, BUT does not like to do any work for it. This now makes the THIRD claim I have tried to file. This one is for my well, which was supposed to be included on my policy. When I called up on a weekend to file a claim about my well pump not shutting off, they said it was not covered.

    I would have to wait until Monday to call the business office to straighten it out. I then insisted they just CANCEL my policy as this was (as stated) my third claim problem, and they said they could not do that either. I had to wait until Monday. This is the WORST company I have ever dealt with. My advice to anyone looking, RUN the other way from this company.

    Choice Home Warranty provided me a home warranty in which I made on time payments for over 3 years. Once I submitted my 1st claim, as it's hot in Texas and my A/C went out. They advised me that my claim was denied due to my A/C having a preexisting problem. However, I have been in my house for over 10 years and have not had any problems with my A/C other than normal use. I then advised the Rude Supervisor, Liza **, who contacted me that I disagree with that claim and she advised me that there is nothing I can do about it as she is as high as it goes. I advised her, "If I had a preexisting problem, then why is this the 1st time I'm filing a claim?" Choice Home Warranty is a crook and takes your money and finds reasons to not pay for any repairs. The sad part is the Contractor who they hired to go out, AirTru, advised me this is what they would do as her history with them shows they find every way not to pay for any repairs.

    My A/C went out on Friday. I called Choice Home Warranty. Unlike other companies, they are 9-5ers. So we had to endure the heat for the entire weekend, because the company assigned to us was unavailable until the following Wednesday. Of course that was not going to work, so I called them back on Monday in an effort to reach another company who could make it sooner. And that seemed to be hopeful, but the technician was unable to make it out that day. I then, against my better judgement, tried to take advantage of their find your own technician and be reimbursed advice, and that's when things went completely sideways.

    The technician I found came within 30 minutes of me calling. Found the problem in less than 5 minutes, at which point Monday was over, so moving along to Tuesday. I was up and on the phone with CHW by 9:15 am as well as the A/C company I secured, and so far have been in limbo and it's after 1:00 pm. I was told by CHW that someone would be giving me a call - still no phone call. I have called them several times to find out why. Not only that, one representative had the nerve to talk to me about me not having A/C service records. Who has that?! And was very rude to boot.

    This latest call, I was assured by Kevin that he personally was updating my records (expediting things) and would personally be calling me back to let me know what the decision was. I am floored at this point. What does he mean decision?! My A/C is out, and I have home warranty coverage!!! This is turning out to be a complete nightmare! We'll see if I get the call. And if I do, what the verdict is going to be. (I'll post an update later.)

    BTW... the only reason they get two stars for coverage is because I really thought I had found a jewel. My first experience with something breaking in my home (garbage disposal) was the BEST! There was no red tape, no questions asked. When the technician came out, he checked things out. And when he could not fix it, he replaced it in under an hour. I REALLY DON'T GET THIS!!!

    I called and received an air conditioning company called Payless Maint. They were polite and fast to respond to my problem. However, the technician they sent was not knowledgeable about wiring so when he came back, he installed the caps but he said the contacts were okay. The unit turned on and worked but when I tried to shut it off, the fan kept spinning and the air started to blow warm as the contacts were stuck open and needed to pull power to reset. Anyway, we called the company back and they said it was holiday weekend and they would be over Tuesday (the day after memorial day). Well they never called or showed up, so I wasted 12 hours waiting. Called back and was told a lot of emergencies. We will be there on Friday as that day my wife was home. They said between 7 and 2. Again, no show. She called and was told they were running behind. Well at 7PM, no show again. I called and was told they were backlogged and would be there Saturday 11-2.

    Well 2:30 came and went so I called, yelled at, screamed at and threatened with them not showing at all. If I called one more time, I said I want to confirm. She hung up. Never answered my call again unless I called from a different number. Horrible customer service. I sent CHW an email and they have not gotten back to me. It's now 1.5 weeks and still no call from Choice. The company is a shame. Stay away. Best bet, put the money in a savings account monthly and save it until you need it.

    I had a leaky faucet in my bathtub. I called to get it fixed. They sent someone out. He then went to his truck for 1/2 hour and wouldn't take my credit card to pay the $45 service fee. He told me to call his job headquarters. I did and they told me to make him hook up his credit card machine. He wouldn't so I sent my husband to get cash. While my husband was gone, he told me that a leaky faucet is not covered by Choice Home Warranty. But when I called them, they said it was covered. They sent someone out and he demanded payment. Anyway, I didn't pay him and asked him to leave.

    I called Choice Home Warranty. They said it was not covered because pipes aren't covered. I said, "He didn't even go into my bathroom and look at anything. How do you know it's pipes?" They said I still owed him $45 for the house call. I refused to pay. Then my husband called them back and they told him faucets weren't covered, but pipes were. I got a real plumber to come out. It was the valve in the pipes. OMG, they are ** scam artists. Don't waste your money on this company. I called the Better Business Bureau. They have over 800 open cases of complaints filed with them that they won't resolve.

    The condenser in the attic froze up. Rust has corroded through the fan. I contacted Choice Home Warranty and was denied within 30 minutes. I was told that if there were any signs of rust, they denied claims per their policy. I read my policy from front to back (2 Times), nothing in writing in my policy states this. I then inquired if I had rust on washer/dishwasher, etc. and they quit working, would I also be denied on that claim. The answer was yes on all counts.

    I live in Houston - 50-90% humidity - pretty sure I have rust of some kind on anything I own that is metal. They were also very rude to contractor. I was at the $2,100 bill and then was told I could cancel with no cancellation fee. What a relief. BEWARE OF THIS COMPANY. Obviously by the reviews, they deny claims without exception.

    I filed a claim with Choice Home Warranty for my AC unit which was in need of repair. I had been with Choice Home Warranty about 4 months. I called them on May 15, 2013, the AC company came out May 21st. The AC unit's compressor and condenser went out. They did not get back with me until May 25, 2013 and denied my claim. They told me that I had to have records of preventive maintenance performed on the unit for the years that I have had the unit.

    I placed a service call on May 21, 2013 for my condenser unit in the attic because it was leaking into the ceiling. The service contractor came out and said that the coil had to be replaced in the unit and they would have to contact Choice Home Warranty for authorization. Choice Home Warranty never did contact the service contractor to authorize. A representative from Choice contacted me on May 31, 2013 and stated I was under insured because there are three units in the home and only two units are covered.

    When I entered into a contract with Choice, I clearly stated that I have three units and it was not stipulated that having three units would be a problem. The service contractor requested to fix one unit, not three units (which the one unit is brand new and the other one is in perfectly good condition). After the Choice representative continued to repeat that same explanation for not honoring their contract, in frustration, I told them not to take any automatic withdrawals from my bank account, which was a huge mistake. I immediately contacted the service repair person and explained the situation and at that time, I was told to call Choice again because their reasoning for not authorizing the work is not legitimate.

    I called Choice again and requested to speak to the supervisor. Of course, they claim I had already spoken to the supervisor previously and there was not anything they could do anyway because I cancelled the contract. So I played right into their hands by backing down. It's bad when written contracts are not honored. Choice Home Warranty will be reported to the Better Business Bureau. Oh, by the way, I did tell the representative that they will be reported and I was retorted back, "What good would that do?" I'm highly disappointed and angry!

    Oven went out & tripped the breaker. Choice Home Warranty (CHW) send a tech, who indicated that breaker needed replacing but CHW denied claim saying it was water damage. We disagreed, so they said that we could get another opinion, but would have to pay for it. Another electrician came out, replaced the breaker & indicated it wasn't water damage. Also, the breaker replacement did not fix the oven issue. Although the first tech from CHW misdiagnosed the issue on both counts, CHW still insists that they will not honor the warranty. Furthermore, the rep kept repeating the denial over & over again, would not allow me to get a word in, would not provide reason for denial in writing, and hung up!

    I was told my stove would not be repaired and only after I had purchased a replacement would I receive a check for only a tiny bit - over half of what I had to pay for an exact replacement. I was told I had to wait 30 days and they would issue a check. I am still waiting for that check 39 days later. I have made three calls with the last one saying the person prior that I talked to was no longer with them and my check still hadn't been mailed but would in the next 4 days. This company forces you to be proactive and you have to constantly call to follow up on what they have or have not done with constant promises that ARE NOT FULFILLED!

    For years, I contracted with AHS and I found them to be a very reputable company, just a bit pricy. In February of this year, I contracted with CHW mainly because of pricing. In April, I had problems with my A/C. They came up with every excuse in the book to avoid honoring our agreement. They sent a repairman that seemed the least bit interested in repairing my A/C. I had to provide yearly service documentation. I had to provide a leak test. After fulfilling all of their requests I was finally told that CHW refused to make the necessary repair b/c my unit was corroded (not true). I asked for their decision in writing and have yet to receive their written statement. Scam! Scam! Scam! Don't Do It! Don't Do It!

    I don't even have a policy with them and I was treated in a very rude manner. When I initially called to inquire about a policy, first they don't even give you a name when they come on the line. When I spoke with George the first time, he gave me a quote of $500 a year and $45 a month and asked me if I was ready to sign up. I told him I don't do anything without speaking with my husband first. He said okay and automatically released the line. He didn't ask if I had any additional questions or if he could explain anything else in great details. He just released the line. I then called back (and I'm calling back so much because I read the reviews of how sorry this company is, so I did my own test on them and apparently, the reviews and myself were correct) and spoke with Kevin.

    He quoted me a price of $470 a year, $45 a month. I asked how is it lower and he stated the prices change daily. I'm like how can that be? His exact words were, "What can I tell you, ma'am? Take it if you want." I told him hell no. I won't take it now just for him being extremely rude to me. Whatever happened to good customer service and honest companies? Has America gotten that bad off? Even the service is this horrible before purchasing a home warranty with them. Can you imagine the service after they've gotten your money? Think about it! I WOULDN'T PURCHASE ANYTHING FROM THIS COMPANY AT THIS POINT AND I DON'T ADVISE ANYONE ELSE TOO.

    On 5/14/2013 at 2:00 pm, I purchased this warranty contract from David **. He stated that if I had changed my mind, I can cancel. I called on 5/15/13 at 11:00 am, within 24 hours of purchasing which I was told I had 2 weeks to cancel. I spoke to Jeanette and was given the runaround that the sales department was closed. It didn't seem that a sales department would be closed and the rest of the company was open. When I questioned the levity of that, I was then transferred to Russ. I then called then the next day after being told by Russ that Mr. ** was a Jew and it's the Jewish holiday and therefore I can't be helped. I then waited due to the respect of his Jewish holiday. I then called back on 5/23/2013 at 12:28 pm and spoke to Sam, then Victor who stated that he had given the deposit back and it was credited to my account. I find out that it wasn't but Victor didn't even process the request until later that evening. I called my bank and gave them the transaction/transmittal number and it was bogus. Not only was there nothing there, but nothing pending.

    I called back on 5/28/13 after the Memorial Holiday to Sam, again saying the same lies stating that they had given me my deposit back. I called again on 5/29/13 at 1:00pm. They made the same erroneous claims. I stated that the transmittal number was bogus and he asked me to get my bank on the phone. I then 3-way called my bank and they also told them that there is nothing pending. Sam then proceeded to tell me I was stupid, that I didn't know what bank account I used all the while I gave them my last four numbers of the card I used and they confirmed it. I only have one card and I know which bank I use. I've only used them since June 1995. This company has given me erroneous information even when I called my bank and had a 3-way conversation with them. I've spoken with possessive supervisors, Sam and Victor, both of which tried to talk me out of cancelling and not giving me my money back. I then spoke to a Rossi and he threatened to come to Arizona and give me my ** money back.

    I went through David, Jeanette, Russ, Sam, Victor, Rossi back to Sam and still I have not received my deposit of $262.50 back. This all took place over a span of 15 days. They kept telling me that it takes 15 days, then 30 days. I literately saw the money come out of my account as I was speaking to the sales agent, David **. It took 10 seconds and it is taking me 2 weeks to receive my deposit. I explained that I am a disabled vet and on a fixed income and I need my money. I still have not gotten any resolution or my money. This company is a FRAUD! They are holding my money hostage due to the fact they don't want me going to another company, constantly asking what they can do for me and why I want to leave. PLEASE HELP!

    I had a claim for a leaking hot water heater. Customer service rep says, "Sir, even a speck of rust and it is not covered," then proceeds with, "besides, the holding tank isn't covered." Ma'am, what is covered? "Sir, all major components." When did the holding tank of a hot water not become one of the major components?

    Choice Home Warranty is a scam. There are so many exclusions that they can and will deny any claim. I recommend canceling immediately. You can get a pro-rated refund minus a $50.00 cancellation fee. If you can get $1 back from them, you will be farther ahead than when you think you are covered. Reviews don't lie. Any and all Real Estate Agents, do NOT buy from these people thinking you are doing the homeowner any favors.

    They are the biggest scam home warranty company! They made me wait a week, only to tell me my broken washer is not covered under my plan!!! So far, this is the second item they claim is not fixable under my plan!!! Save your money, and get your own repairs done!!!     Air conditioner quit working. I filed a claim and Choice Home Warranty sent a service tech to repair. The tech claimed his instructions were to clean a clogged drain and didn't include any repairs. He collected his $45 service fee and left. I called Choice Home Warranty and they agreed that service order was to repair the AC, and they would be resent without additional service fee. Same service tech came out and found the problem. Wouldn't file report with Choice until paid an additional $45 service fee. Despite protests, the claim was filed. However, the service tech was informed by Choice that they would not cover the repairs. No reason given by Choice. The reason given by the service tech was specifically covered in warranty terms.

    Choice will not give reason for denial. The service tech informed me he had never had Choice approve a warranty claim. He got his $45 fee and he was fine with that. Checking around with other customers and unable to find anyone that ever had a claim covered. False and deceptive marketing. Service techs are part of the con too. Total waste of money for both the monthly fee and the service fee.

    I am going on two weeks without my ceiling fan being repaired. I have called many times and they say they are going to fix things. Every time I call, I get excuses; it’s either someone else's fault, need to see if it’s approved, and on and on. Seriously, just send someone out! I have no choice using this company because I am a renter. But I can assure you I will let my landlord know of the very poor service. My advice, do not use this company. Very bad service!

    Please! Please do not purchase or get the month-to-month warranty through Choice. My ac went out and Choice had a tech come out. Tech said ac was out; this was not a preexisting matter nor could it have been prevented. Next morning, I got a call to call Choice because they denied my claim. Choice told the ac place it was due to having a new policy with them. When I called Choice, they said it was a preexisting matter. When I told him what the ac company said, the whole tone and demeanor changed. To say the least, I will never recommend Choice even if you want to get ripped off!

    I purchased warranty because it was a little cheaper than the one I had. It was the Friday before Christmas and I had a house full of people. My heat went out. I called Choice and they gave me a contractor. I called them; they said they were closed for the holidays. I called Choice back for another contractor; they had none. The CSR told me that I could call an outside contractor, have them call and get approval and they could fix it and Choice would reimburse me. I did and when we called to get approval, that department was closed and I would have to wait until Monday.

    Well, I was not going to go the whole Christmas weekend with a house full of people. I let the other company fix it and paid them $565. When I filed my claim with Choice, they denied it saying I had not gotten approval but how was I supposed to if the office was closed? I called my attorney and called and called and fussed and fussed and they agreed to pay me for the part but not for the labor. My attorney too is still working on my $265. They have thousands of unhappy customers and a lot of them are going through the same thing I am. Check out the reviews. Warning: Stay away!

    I had Choice Home Warranty for 4 months. My garage door spring broke and they said that it wasn't covered under their warranty. I had to pay $175 off my own money to get it fixed. The next week, my air conditioning went out. I called Choice and the repairman came out and said the compressor was going. Choice wanted me to send all and any receipts where the air conditioner had been worked on. I told them I didn't have any receipts because the compressor was never worked on. I waited all day and they never returned my call. I called them back and the agent sent me to the supervisor. The supervisor said they denied my claim, because they said it was pre-existent. I canceled my contract with them right then. Please don't use Choice Home Warranty; it's a rip off. They don't do anything they said. All they want is your money. There has got to be something done about this company.

    I have a complaint about the services that was provided by Choice Home Warranty. I received the runaround for 4 weeks. The company that they sent to my home to diagnose why my Air Conditioning was not operating properly had to come to my home three times; they had to get three authorization approvals from Choice; and at the end I was told something completely different from what I was originally told. Again, there was no mistake from me, the customer, but from the company they sent out who misdiagnosed the problem the first time. The company provided two options to resolve my claim; however, Choice Home Warranty refused to entertain the two options provided to them by the company and switched up the original authorization by electing to only cover $655 for an evap coil and nothing further.

    Both the company and I spent several hours on several occasions communicating with Choice Home Warranty representatives. I also asked to speak with a supervisor or someone in a higher position to communicate my issue and concerns; and my requests were denied every time. I must say again and again... Choice Home Warranty does not care about the customer. I honestly feel they are in business only to receive the warranty renewal fees (money)! I had to contact them every time to find out the status of my long overdue pending claim. I never once received a call from them the entire 4 weeks. What kind of company does that? - A company that does not care!

    To top it off, I assumed it was time for me to renew my warranty with their company because their other department continuously kept calling asking me if I wanted to renew. As I've stated to them, I am very livid and very dissatisfied with the services provided to me as a Choice Home Warranty Customer; therefore, for them to please notate in all data systems to make sure that all their representatives are notified to stop calling me and asking me to renew! The answer is a definite, "Heck, No!" FYI, I purchased the home warranty 2 years ago (renewed once). I called to report my air unit was not properly cooling my home. They sent out a service tech and he said that my unit was grounded therefore, I needed a new compressor.

    After several attempts to get an authorization, Choice Home Warranty finally authorized to replace the compressor; however, I would have to pay for the flushing and other work totaling $545. The tech came out to replace the compressor, just to realize that there was a leak in the cooling agent. The tech called his supervisor (the owner of the company) to come to my house. Once the owner performed further inspection, I was told my unit is old and they would need another authorization from Choice Home Warranty. He then contacted Choice Home Warranty and told them the outdoor compressor is burned out due to short cycling caused by low refrigerant levels in the system that was caused by a hole in the aluminum coil at the air handler.

    The leak was due to normal wear and tear. Both the compressor and coil will need to be replaced. They were unable to obtain the factory A-coil due to discontinuation of the coil. However, they can install an aftermarket coil with a few duct modifications and a TXY valve. They also provided Choice Home Warranty three separate estimates. However, after the owner was on the phone for over an hour, Choice Home Warranty stated they refuse to pay for new compressor and price quoted for R-22 coil and the request will have to go back through review. Mind you, that was a Friday evening.

    I contacted Choice Home Warranty Monday morning to be told that they denied the replacement of a new unit and will only cover $655 for an evap coil and the other option that the owner discussed was not in their system (so they didn't know what I was talking about). My claim was left there; I'm still in dispute. In the meantime, I'm suffering from no AC and the weather is only getting warmer outside. Choice Home Warranty is definitely a rip off!

    Do not sign up for this scam service! I purchased the home warranty approx. 6 months ago. I called to report my heating and air unit was not properly heating my home. They sent out service tech and he said my unit was out of the cooling agent and I must have a leak. After further inspection, the tech said, "Your unit is older and Choice, I bet, will not cover the unit." I said, "Well, that is the very reason I purchased the warranty," that I had lived in the house 10 years and had all new appliances installed in 2003 and felt I needed the coverage.

    Choice did not ask me anything except how many square feet my house was and, of course, my credit card number. They didn't ask how old anything was, period. I contacted them on April 28 to report my water heater was leaking. They sent out a tech and he said, "They probably will deny the claim," and they did. They don't pay for a leaking tank! Really?! I asked the representative on the phone, "Just what do you pay for?" This company stinks and does not honor their warranty. Who needs a warranty if everything is brand new?! I have contacted the BBB to find they had like 763 complaints and most were not closed. So why is this company still allowed to stay in business? Rip off con artists is all I can say. I'm seeing an attorney tomorrow. We must file a class action lawsuit! Get on board.

    I called Choice about air conditioning unit. They said I would have to pay a technician out of pocket $150 for a leak test. Choice came back and tech said unit had rusted and corrosion from the freon that was leaking out. They said clause of said unit is not covered in this condition. I called another air service and they said this happens to every unit when it gets old. Choice uses this to scam money for years and then get out of paying for these units. They have not and will not pay for any major repairs ever! Choice is just a major rip off!

    I purchased this warranty on a month-to-month rate from my checking account. I called Monday to report my garbage disposal isn't working right, and it's leaking. I'm afraid it's going to cause my vinyl floor to come loose and damage the substructure of my home. A manager first tried to send out an appliance repairman who said he doesn't come to my town without a trip fee and doesn't do plumbing work anyway. Next, they referred me to another company. I phoned to set up an appointment and was told the woman I had to talk to would have to call me the next day. She didn't.

    The next day, I'm referred to another company. I called them and explained the whole deal, including that I do not have a water shut off in the home, and whoever comes out must be able to turn the water off at the curb (told each one this over and over again). First, they told me they'd be here that afternoon. The next day, they would try to squeeze me in and would call later that day. Now, they say they'll be here first thing tomorrow. This despite me repeatedly telling each person at Choice and each so-called repair person (which turns out to be working a Mom and Pop repair service and not something like Service Masters) that my floor was coming loose from water damage, and I was afraid it would damage the actual structure of my home. Nothing. Nada. No help, other than telling me that if they call someone else, I may have to wait longer and it's too late to get in touch with anyone now.

    And yes, like others, I see the verbiage about 24/7 coverage and service. **! I told the woman I spoke to that I've worked in the law for many years, and this is simply unacceptable, but she doesn't seem to be willing to help in any way. So, I will cancel this policy, and they'll play H-e double hockey sticks getting me to pay them a penny towards a cancellation fee! This place is nothing but a major rip off. I will also file a BBB complaint and notify my Attorney General and Consumer Affairs Department. How sad that they are still in business!

    I contacted Choice Home Warranty to repair our A/C. It took them four days in the Florida summer heat to even come out to look at it, only to be told by the high school A/C repairman that he couldn't fix it due to a pre-existing condition, so we called to complain. Their customer service people told us they'd work with us and didn't want to lose our business (obviously because we were about to renew for another year, which won't happen now). So we hired our own experienced A/C repairman to repair it, and sent the invoice in, etc. and they denied our claim. They refuse to answer our emails and we have to keep hounding them to get anything out of them! So after paying several hundred dollars for this warranty and an additional $526 for repairs, plus they're $60 service call fee, we haven't gotten jack squat from this company. I won't stop until this company is exposed for what it is in hopes that it goes out of business, because I don't want anyone else to have to deal with this kind of treatment.

    This company has denied nine claims out of one in the past year. I have seven homes covered under this plan and I am definitely changing. When I joined, they said that they would replace a part with like part, but that is not the case. They replace with builder or contractor parts, which is bottom of the line. I am furious with this company.

    Choice does not repair your products. It even goes to the extreme of not letting you escalate your problems. I reported microwave problem on April 1. The contractor had to order parts. It is April 22 and the parts were installed today. The parts were installed and machine started to blow fuses. The contractor says it was not arcing but the company is using that to decline the claim. It goes on but I'm too tired to continue. Bad company and no customer service!

    I contacted Choice Home Warranty regarding my A/C unit. The service man arrived, determined the problem, and relayed the information to CHW. I was then contacted by CHW informing me my claim was denied. I immediately told them to cancel my service, and they did absolutely nothing to try to retain my business. A friend of mine had the same problem recently, and he also canceled his service. I had to apologize to everyone that I referred to CHW and advise them to find a warranty company that will honor their claims. Choice Home Warranty is worthless and a rip-off. I will campaign to discourage anyone I know or anyone I come in contact with who is considering using them not to.

    We worked for this home warranty company for about a year. They started to get behind on payments so we refuse to do anymore work for them until they pay for past due billing. When they still would not pay us after many attempts by us, we gave them a note of stopping work on any further work orders. This has been going on from 2011 to date with no payment.

    After I cancelled my coverage with AHS because of their high rates and poor services, I was vehemently recruited by Choice Warranty over 4 months ago. We filed our first claim today for repair of a covered problem. After we paid the so-called diagnosis fee to the contractor, Choice refused to pay my claim for this covered problem. Life is too short for this hassle, but I will not let it go without filing a complaint. I do not recommend this company to anyone because they will find a way not to honor your claim. This company needs class action suit to be filed against them for fraud.

    My AC broke and I had to fix it myself. They dragged the issue for a month and it was hot summer. Another time they didn't come to fix my emergency plumbing issue. I think this company is just a scam and they should be sued.

    I was with AHS and decided to go with CHW because they had better rates. At the time, we could not really afford the monthly fee and service calls for AHS. I paid this company monthly for over a year and never made one service. My compressor on my A/C unit went out last week and they sent over a repairman. He submitted the correct information and CHW said that they cannot help me because I needed 4 years of records for my A/C. I never had this problem with AHS. I am not back with AHS and they will cover everything as promised. A little more expensive, but you get the service you deserve. CHW are a bunch of blood-sucking hounds and they had better not ever call me or e-mail me again!

    If there was a minus category, I would check it. This company is a scam company. Do not contract with them. They lied to us and our local company. We have emails and phone calls for approval for a well pump, but then they refused to pay for most of the job after it was completed. I have filed a complaint with the BBB in NJ and will file with AG office in TX. Their customer service is the absolute worst I have ever encountered with any company in 5 decades. They are rude and unprofessional. They were yelling and one person even hung up when we were without water and trying to get help. The state of NJ needs to shut them down!

    Choice Home Warranty is sending us multiple unwanted spam emails day in and day out. We have never subscribed to their mailing list or had any dealings with them. They change the address these emails are coming from to avoid our spam filters, so they're obviously aware that what they're doing is unethical and wrong. Do you really want to deal with a company who does this? Someone completely unethical and desperate? Of course not.

    Please read very carefully the limits and what's included and what's excluded. It is a rip ff. When I read the excluded, I found that they just included the minimal and most of the repairs and the replacements will be the homeowner's or tenant's responsibility. They are just ripping people off and without real warranty.

    My water heater was under warranty, but the company said that they have already spent over $460.00 so they refuse to repair it or replace it. They were trying to refuse to repair just the microwave, and the repair person were trying to get the $45.00 payment but had never come to my home. He just spoke with me over the phone. You need to read every section on your contract because when signing up with them, they will tell you they cover everything that is listed on the contract. But they look at all the (excluded and included) things that are excluded are normal, such as rust in the tank (excluded), water heater leaking (excluded), and pressure reducing valve (excluded). These are just some of the normal things. This company is a big rip-off!

    At first, the dishwasher wasn’t draining so I called CHW for an appointment. I waited all day. When no one came by 5pm, I called the tech of OnTime Plumbing. The man told me he didn’t have time for CHW and to get another tech. I thought how strange. I called and got a new tech. All was ok, but then there was water under the sink. The tech said the air gap was not installed properly and not covered. I called the landlord. He put a new faucet on the sink and removed the osmosis that wasn’t being used, exactly what CHW told him to do. Ok, or so I thought. I called the tech back. The rude lady put me on hold then started a lot of questions about the dishwasher. I told her, the tech was already here and all that she told me was she didn’t like my tone of voice and to get another company. I already paid the tech $45 the first time. I called CHW and I’m waiting for call back. The runaround is crazy.

    I bought the home warranty. Three months later, our washing machine broke. It took a few days for someone to come out. They of course required payment for his service call upfront. He said he would order the part we needed. Two weeks later after calling numerous times, we were finally informed that he wasn't going to be able to get the part "from his supplier" and therefore would not be able to fix our machine. That was it and they wouldn't even divulge the part number so that we could just go buy it ourselves! So desperate to be able to do laundry and after $300 of expense and the hassle of going to the laundromat for 2 weeks, we ended up buying a new machine. This company ripped us off and apparently they do that to most of their "customers." So sad.

    I bought my house in May 2012. I called on February 26, 2013 about my heating system and they sent out a technician who told me that my furnace was very dangerous and needed to be replaced. The warranty did a follow up call the next day and told me they would contact the serviceman to have him order what was needed. The next day, I received a call from the warranty company telling me that the heating system was dangerous and needed to be replaced but that they were not going to cover it because they said it was a preexisting issue.

    Now I had to ask them if they had someone inspect the house before they sold the seller the warranty. Of course, they said no. I told them that I was reporting them to the Better Business Bureau, which I did and their company is located in NJ and is not listed with the BBB. I wonder why. I also told them that I would be spreading the word on how bad their company is and how they don't honor their warranties, and that since their rep told me that my heating system was dangerous and needed to be replaced but they were not covering it, I would also be contacting an attorney, which I have.

    I received a phone call from CHW asking me why I was blasting them all over the place and that I shouldn't be angry with them. I calmly explained all of it to him and after arguing with me, I told him that I was contacting an attorney. He just said, "Well, we will wait for a call from the attorney." Everyone should report them to the BBB you can do it online and it only takes a few moments.

    Do not go with this company. They promise the world but if something breaks, they don't cover claims. Their typical excuse is that it was a "preexisting issue." Of course it is a preexisting issue because if the appliance was brand new, I would not need them. There is the manufacturer's warranty for that. This company is a scam. Do not deal with this company if you want to save aggravation and disappointment.

    I recently purchased a warranty from Choice. I called to file my first claim on 2/21 due to my heater not working. The first tech they assigned to me could not come to my house until a week later. I called Choice and asked if I could have my own technician to come out. I was told I could and they would reimburse me. My tech came but was not able to repair the heater that day (I had an appointment and had to leave my home). He was booked the next few days so I called Choice again and asked if they could send someone out on the 2/22. The rep was very rude and basically told me I can't expect to have someone come to my house with less than 24-hour notice. I told him that we still needed to try, because surely there is someone out there with availability. He said all he could do is find someone and it would be up to me to find out if they are available.

    Well, a tech contacted me and he was available for 2/22. He came to my house and told me he needed to test a part to troubleshoot and didn't have the part on his truck but would call if he could get it the next day. In the meantime, he performed a band-aid fix that had the heat working for a few hours. I called early the next morn (2/23) to tell him the heat stopped working the night before and he stated he could not reach Choice to get authorization for the part but would test the repair with a part he had to determine root cause of issue. I didn't believe that he couldn't reach them so I called myself. I got a message that said they were not accepting inbound calls and to call Monday-Friday from 9-6. Well, that was disturbing considering all over their website there is text that reads agents available 24 hours a day, 7 days a week.

    I called again and pressed a different prompt but got the same message, but this time I was told if I had an emergency to send an email to their emergency address. I did so immediately. It's been about 55 hours and I still haven't gotten a response. I even sent a message through their online inquiry form and still no response! Having no heat in the middle of winter with 2 very young kids (infant and a toddler) are not cool and an emergency! Back to the repairman, he came back on 2/23 (I had already paid him the $45 service fee) and informed me he believed there was a different issue. He also let me know he couldn't get authorization from Choice until Monday which meant I would be without heat for essentially 2 more days. I called Choice this morning to complain about how misleading it is to state agents are available 24/7 when in fact they are not (I would not have signed up if I had known that).

    The first rep was very rude and told me it doesn't say that on the website but instead it says you can file a claim 24/7. I read to her specifically what it says on the website (Our agents are available 24/7, 365 days a year) and the fact it does not specify only for claims and she then backed down and transferred me. I have talked to several agents and we finally landed at "I am not sure why the system didn't transfer you" or "Are you sure you heard that...not sure why the message said no one was available." It was almost as if they thought I was lying when I said I couldn't reach anyone, which why would I!? My family was freezing so I was anxious to talk to someone. They went on to say I should have reached someone but even if I did, they do not authorize on the weekends. Excuse me?! So if a pipe burst in my home on Friday, am I just stuck with a leak until Monday?! That's ludicrous! And I never did get a response on why no one has contacted me after sending an emergency email and an online form!

    To add insult to injury, I stayed home from work to try to get my heater repaired (and freezing in the meantime) only to get a call from the tech stating Choice will not cover the part needed to repair the heater. Choice informed him that the issue was considered pre-existing and on top of that, they stated I hadn't had my policy except a few days. Then they told him I had it repaired in October and the tech should have known it would break down. Well, I have several issues with this. The repair in October info came from me. When I called to file the claim, I joked with the rep that I had just had a repair done in October and here I am having to fix the heater again. Well, they obviously recorded that statement. I am not a technician and didn't know what was fixed and whether or not it is the same issue I have today or not. It's like I was being penalized for having a repair done long before getting a Choice Warranty (4 months prior). I didn't like the fact that they tried to use my words against me and when I questioned them, the rep said, "I don't know what you are talking about."

    Then I find out that although I got the warranty in January, it didn't go into effect until 30 days later (which I am not even sure why this was even mentioned considering what I am about to say next). Finally, I am told the part isn't one of their covered parts. The rep referred me to section such and such paragraph x. So basically, they called the problem an unknown pre-existing issue. I was livid because as a consumer and a non-tech, how was I supposed to know it was pre-existing or how would I have known it should have been repaired by the old tech last year?! All I could get was "I am sorry. There’s nothing that can be done and I couldn't speak to anyone else because I was speaking to the manager." I cancelled, lost the $45 service fee, prorated amount I had already paid, and $50 cancellation fee equaling about $200 and I still have no heat!

    Now, I have had to call my own tech and will now have to pay him for labor and the part. This company is not interested in paying claims. They are in the business to make money. Worst customer service and there are more excluded repairs than included ones. I would tell you to read the fine print first but that won't do any good. I read but as a non-tech person, that stuff didn't register to me but what should have registered is the fact that the excluded list is super long! I only wish I had googled them first which lead me to this site way too late. I am hoping I can spare someone else. Please stay away. Stay away!

    Just as everyone else, I had a claim denied on my A/C. The reason that was given was because I did not have at least 2 years worth of service documentation for a property I had lived in for less then a year. It is clear that their company policy is to deny and hope that people just give up. I have filed a complaint with the AZ Department of Insurance, which can keep them from doing business in AZ. All States should have some similar agency, and if they get enough complaints, they can take action. I am also taking them to arbitration. Despite what it says in the service agreement, you do not have to file arbitration in NJ, you are not limited on the damages you can seek and you can ask for punitive damages. The limitation they put in the contract is a joke. If you win, they probably won't pay up and you'll have to start collection actions in NJ, though. If enough people take action, we can close this unethical company.

    I changed from American Home Shield to Choice Home Warranty. It was a big mistake! I have had a few issues covered, but when I really needed them, they failed me. I returned home from vacation to a leaking water heater. I called CHW and a plumber came out. The plumber was told it was not covered. What the hell do I have a warranty for? American Home Shield would have covered it, but to save a few dollars I had switched. I tried to cancel, but I would receive no refund. I am keeping it until it expires and not renewing. I will do everything in my power for people to know they are not truthful.

    I have had CHW for more than a year and during that time, they have not paid for a single claim I have requested. Unfortunately, I got duped into buying a 5-year service contract by their sales person, who promised the world in terms of service. I (unfortunately only after the fact) read all the negative experiences from other CHW customers very much resembling mine. Now my question is: how come this company is still allowed to be in operation? What can be done to stop this company from duping new victims? I am very interested in ideas and am willing to spend time to make sure that happens. Is there a way to revoke this company's business license?

    This company should be shut down. I had to spend about 4 hours over 2 weeks to get them to pay the claim on my 2 broken sump pumps (which I pay a premium for). They referred a plumber who was unprofessional and who replaced them with lower quality pumps than what I had. This caused flooding. Choice said that it's in their contract that they can use builders' grade equipment in our homes. They said it is not their problem and they should have never authorized the claim in the first place - I should be happy. I tried to cancel and they won't let me do that either. I am stuck paying a company who will not pay out claims and whose service reps are stuck to a script of, "I'm sorry you feel that way, but this is how it is ... I am a manager. Have a good day." It's completely bad business and I wish I came across these reviews before I went with this company. I'm out my premium dollars, my deductible and the money it cost me to fix the problem they left me with. It's despicable.

    I took a 1-year warranty with Choice - their online pricing seemed competitive and the closure process was easy and quick. Bad experience, turdy technicians, should be run down to the ground and be asked to shut shop - a horrendous experience!

    There was blockage in the kitchen plumbing - it was fixed and they advised that I had build up in my drain pipes and wanted to upsell some $200 stuff - no, thank you; I had to call in another tech after 10 days and this was 4mo. back and it still works fine. Microwave fuse had broken - tech came for inspection, said it was faulty construction by builder since they had to take the microwave out, the work order was cancelled. I called GE who came and fixed within 5 days of placing the request without breaking the building down.

    With the above two bad experiences, I cancelled my contract with a written notice to their office in Dec 2012. I followed up with 2 calls early and late Jan. A rude customer service on phone said that my refund of $260+ should arrive within 30 days. It's been 2 mo. now and nada! I am about to give up. Don't ever do business with Choice Home Warranty.

    Please, please do not get this company for your home warranty. Our heat broke down and they have denied our claim, stating that it was not serviced. I spoke to Alex, the manager, and told him that we have a 2-month-old baby and he said that it was not their problem, that it's just company protocol. Please do not use Choice Home Warranty. You will regret it.

    I have purchased one year warranty last year for year 2013. I was waiting for three weeks to receive my contract so I could read the conditions (had to call them twice to get it). My washer happened to break and I requested the service. They sent the technician to diagnose the problem. The new part was needed to repair my washing machine. I received the phone call from a technician saying my warranty company declined to pay for part and service. When I contacted them, they said my washer had pre-existing condition! That is not true. So they are not going to pay. The worst part is that I requested to cancel my contract and they refused that as well! So I'm stuck for a year with a company that is doing everything possible to get your money and do nothing for you when need arises. Don't get into a contract with them unless you have a brand new house and all new appliances; otherwise, they will find a reason for your service to be declined.

After being accused of trying to rip them off and it looked very suspicious, we had to provide proof of no tampering on our part. It took their tech over a month and several phone calls to fix it. Out of the three claims, none was approved. Only after having to argue did they pay on the first one. Now, our heater is out, same unit, and they denied the claim on it. When I asked to cancel the contract because of being denied on the claims, they said they would prorate it minus $50 and any money they put out. So out of $1,100 in a seven-month period, they are only refunding less than $500. All three contractors advised us that CHW would try to deny the claim over anything.

    This last tech put it in writing that there was nothing we could do to prevent the unit from going out. It was normal wear on a 17 y/o unit. CHW proceeded to tell me if we could provide service documents for the last several years, they may be able to help us with a new unit. CHW told the tech they had a $1500 cap (of which we were not advised upon buying the coverage) and would pay that. CHW then told us the next day that they are denying the claim due to a rusted and clogged part. They told tech it was because we couldn't provide records of regular maintenance. We have only lived there 3 1/2 years! I do not feel I can trust them on fulfilling any other claims made in the future.

    The customer service reps were rude and I had a supervisor to refuse to talk to me. My refund should be $1,100/36 months = $30.55 x 7 months = $213.88; $1,100 - 213.88 = $886.12. If they would fulfill the obligation for which the contract was purchased, then I would not feel the need to cancel it. Thus, I should get my full money back! We told the salesman that the only old appliances left were the heater/AC, water heater and the range top. Everything else, including the septic tank and roof, had been replaced in the last 2 years. The salesman told me that wasn't a problem as they covered those problems. I have asked multiple times for written itemized bills, but I haven't received them yet. CHW is just a big rip off. Use caution when dealing with them.

    We have had a few instances needing to utilize the home warranty we purchased with Choice Home Warranty and have had extremely difficult dealings with them. They seem to look for and find any reason to not cover or reimburse for the very things we purchased their warranty contract for. When we first used the warranty several years ago, they were great but in the recent couple of years, they have become very difficult to deal with and have some reason for not covering the problems we have had. I would definitely not recommend Choice Home Warranty company to anyone. The best recommendation I could give is to save your money and use it toward calling your own repair company because you would end up paying the majority of it out of your own pocket anyway.

    Sales rep who call you to bait you into purchasing this warranty will promise you everything. When it comes to putting their words into action, well, they deny ever saying any such thing. My heat stopped working during the holidays. I called them on Friday; they took down the claim and on Saturday emailed me a number of the tech to call. I live in Staten Island, NY and the tech way out in NJ. I called and he said, "I don't service SI." He didn't know why they give everyone his info. The temperature was colder inside than it was outside which was about 15 degrees. I called them back and only the people taking the claims were available over the weekend and couldn't do much.

    So I called a local company who were nice enough to come over and luckily had a circuit board at the store which they went back and got and installed. I called CHW, faxed them the receipt and they denied the claim stating that I had to go with their tech and had to get their permission to call my own person and then started to ask technical questions as to why the wiring was done and why they just happened to have the circuit board. Really?! I mean, really, how would I know? I was just grateful to have heat back. I cancelled my policy with them.

    This company is a load of crap. I would not recommend this to anyone. It's a nightmare dealing with them to get reimbursed. Of the two claims I put in, I have been denied for both. It's just a very sleazy way of ripping off good people. The BBB should shut them down. They have no business ethics or customer service skills. They just want your money every month, case closed. Do not buy a policy from them. You will be sorry.

    I purchased a 3-year plan, paid in 3 equal installments. Six weeks after buying the plan from CHW, my heater went out. After many calls to CHW & their tech, who never showed, I was told to get my own repair service, which I did. This company is 25 years in Tyler. After I got the estimate, they informed me they did not do work for CHW, due to failure to pay several claims. To make a long story short, CHW paid for none of the replacement of the heater & will not reimburse me any of the costs. After cancelling in writing as required, I still have not & do not expect a refund. Do not give these crooks an opportunity to steal from you.

    My last repair request for a leaking/cracked water heater was, of course, DENIED. They don't cover the tank. Well really, what else is there? They say under covered items: water heater which is basically the tank. My water heater repair person said, "Why even bother having a home warranty if they don't cover the tank? All the other companies I worked for (20+ years) cover that!" Another company completely covered my "water heater" in Utah, no questions asked! Another great example of another denied claim, leaking pipes - not their problem. The repair person that time said, "I just can't even charge you for the visit as Choice is just the worst company and they don't cover anything."

    I called for service the first week of August. They sent a tech; I was not present, daughter and son-in-law were. The tech, an older man, said he was legally blind. He looked under the back of the fridge and said it needed a compressor. He also made some remarks that I told the company about, and said not to send him out again. When we returned home, on 15th August, I called the company again. It was a total mess after that, back and forth phone calls, a tech coming out twice, and that was after I told them I was contacting you, which I did. Nothing was fixed from then until now, 14th January.

    My refrigerator is still not fixed. We have gone through two more techs, and they are very uncooperative. I have called the company many times and, at one point, they told me to get a tech myself and they would pay up to $100 for them to come out, but, and I can't quite remember what the But was, it had to do with what they found wrong. The last tech that came out said he thought he had fixed it, but he hadn't so I called him and he was supposed to have ordered a Cool Control. This was before Christmas. I have called him twice, and still cannot get a call back, or if the part was ordered or not.

    I am totally disgusted with this company. This is the first service call I have made to them after being with them for way over a year. We have a contract, and I pay them each month the amount they require, and this is the way they do business. I do not know exactly what you can do for me. I wrote a few months ago. I can't find the letter on here yet, but I didn't get a reply from you or a call from an attorney which I requested. If you could kindly tell me anything else I need to do, it would be a big help since I want an end to this. I now wonder what would happen if something big breaks down. We are seniors, and count on this company to keep things working for us, so we don't have the extra worry.

    I called CHW to have my refrigerator repaired at the beginning of August this year. At first, they refused my request, then after talking with them, they sent a person out. My husband and I were out of town but my daughter and son-in-law were here. According to my children, the man told them he was legally blind. He had a driver with him. He looked at the fridge and said it needed a compressor. He followed my daughter into the house and said he had to see how we lived as the company was going to ask him questions. After he left, I got a call from my daughter and I in turn called the company and complained about this man. After we returned home, CHW sent another tech out. He looked at the problem and said a compressor was needed and he would order one. Then he came back out and decided to repair the problem by soldering the piece of pipe back on to the compressor. He left and it did start to cool, but then thawed out again. I called them back. He came back out, said it was the freezer door, and would order a part. I haven't seen him since!

    I have called the company many times and spoke to a supervisor who said he would take care of it but has done nothing. He eventually found another tech to come out and he was supposed to be here today. But instead, I got a call from him saying he would not be out since he got into it with CHW and will no longer work for them. So I called CHW back, spoke to the supervisor and he told me they are out of techs and I should get one and they will reimburse me. But I do not trust them to do that and I should not have to get my own tech to fix this problem. I asked why the second one didn't come back and he said because the fridge was working fine, although he said he was ordering a part for the door, and it was not freezing at all. He knows it isn't working.

    We have paid each month for this service. I paid the $45 for the first tech to come out. I have done everything I can to solve this. I have not been rude but did say, "I was contacting you. This is the first service request we have asked this company for since we got them over a year ago." I referred a friend to them. Now, it seems we are left with no coverage if this is any indication of how this company is running their business. We would appreciate any help you can give us with this matter.     This is the worst and useless home protection coverage policy that you could possibly purchase. Please read the fine print. It has a clause for almost every repair that you could need. I called because I had plumbing stoppage and they did cover it because my clean out was on top of the house. I had leak from my air condition. They said they did cover any water leakage in an AC unit. I need repair to my dryer; they didn't cover that because someone else had worked on it before. I have always had home warranty services on my home and have never had any problems with service before. I called to cancel my policy with them. They had the nerve to even charge me a $50 cancellation fee and charged me for the service that the appliance charged them to come out and do nothing.

    I had to pay the $45 service fee for each company that came out that did nothing. I had this policy for 8 months. Talking about being screwed? This company cost me over $500. I could have called the companies directly and had all my repairs done for less. So I'm out of over $500.00 and still have to have my repairs done on my own. What a ripoff.

    Water heater was actively leaking; I submitted a claim on January 4th online. I emailed them that it was an emergency as the unit was actively leaking. They did a good job in assigning a contractor, but that contract didn't attempt to make contact with me until January 7th; consider I have water leaking in my home. I used towel after towel to dry this up. The contractor came out and stated the unit had to be replaced. They denied the claim saying it wasn't covered because it was to the main storage unit.

    The contractor and the plumber I called for a quote to replace both said, “That's essentially the only place it would like, and this is the reason that almost 100% of hot water heaters have to be replaced.” My fault for not being an educated consumer, but I strongly advise anyone considering a Home Warranty to not use Choice. Their contractors are very slow to act, and they have no one you can speak with after hours or handle emergencies. They are cheaper but now I know why. They avoid covering big ticket items. I don't need to find a contractor service; I need insurance and coverage to replace items that break. That is not something Choice will ever handle for you. Again, I stress to call consumers. Buyers beware.

    I called for a repair on my 2-year-old dishwasher, back in August 2012. They sent out Abby Repair. The panel had gone out. The repairman said it could not be repaired. He would turn in that order and said, "You'll get a new one." Well, I thought that was odd that a new dishwasher couldn’t be repaired. They (Choice) sent me a check, and I misplaced it. After looking everywhere and couldn’t find it, I called. The first person hung up on me. The second didn’t know anything. The third said, “No problem. We'll get another check out to you.”

    So, I called this morning to see if I could get my check (that I had not received my check - $175.00). The lady (Debbie) said, “Well, I don’t see anything about a check [or that I called]”. She said, “But you are behind 2 payments.” I said, “Yes, I know. I've been waiting on my check.” To make a long story short, I got a supervisor on the line; he’s really a trip, threatening me, “We can cancel your account and not pay you.” He said, “You lost the check, so what? Who’s going to pay $35.00 cancel fee?” I said I would. I lost the check, so he wanted me to pay my 2 payments before he paid me - very rude. I will pay so that I can get my dishwasher fixed. But I will cancel the minute my check clears. I have waited months for the check.

    I purchased the warranty with this company because it was one of the few that told me they would cover septic tank system and all lines. I was discouraged with the warranty I had because of lag time from time of complaint to repair time. Little did I know that Choice Home Warranty was worse. The septic tank backed up on me, and they would only pay $200 to pump the tank and would not honor anything dealing with lines, leach field, or anything except a onetime pumping of the tank. I asked the lady I talked with and wanted to know what would happen if it backed up again next month, and she basically said that it was my problem after they pump it out once.

    I turned in the claim on the 17th of December 2012 and finally got a response from them on the 3rd of January 2103. After reading the contract more closely, I found in another section where there is a list of items not covered. This section is separated from the items covered section. I know that I will be doing more research and looking for a better home warranty company.

    In May 2012, CHW sent out a person to repair my refrigerator. This person looked at my AC unit and said he needed to fix it as well. Two hours after he left, I noticed that the unit was blowing out hot air, which was not happening before the repairman "fixed" it. I called this person and told him what was happening, and he told me I had to call CHW, who advertised they had emergency service. I called them and got a recording stating they were closed. It was Memorial Day weekend, so my son and I (both asthmatics) had to stay in a house with no air in 100 degree weather.

    I finally received a call back and was given the runaround for a week, i.e. them asking me to email them things and denying they received them twice, and not calling me back when they said they would to let me know the status of my claim. When I called them to see if they received everything, I was told that they "thought someone had called me back to let me know my claim had already been denied." CHW's customer service is awful! I can't wait to cancel my policy when it expires. I wouldn't recommend them to anyone!

    I signed up to cover all our home appliances. Everything was new when we built 7 years ago and the salesman from CHW assured me that if they could not fix an appliance that they would replace it with a comparable model. New appliances don't last the 25+ years like they did 40 years ago. So when our 7 year old Amana range oven control went out, I called CHW. The repairman came out and ultimately the part was unavailable and discontinued. CHW refused to replace the $2,200.00 slide-in glass top range because it was "beyond their control" (see paragraph such and such) and sent me a check for a grand total of $150.00, the cost of the part had it been available.

    When our basement refrigerator went out, we found that CHW now had a new service contractor also from 50 miles away. He came out and said that he did not work with a closed system in compressors because they were quite problematic once they were opened. Away he left with the $45.00 service call fee, and we still have a broken refrigerator in the basement. CHW said (no sign of it yet) that they would refund the fee but they would not fix the compressor on the refrigerator. Please do not give CHW a dime. You will be sorry.

    I currently had warranty with Long and Foster and switch over because the price was cheaper. I would not suggest this company to anyone, not even my worst enemy, for the reason I called to file a claim and the Alex over the phone told me my coverage doesn't start till next month. I told them to cancel it. They refunded only half the money and when I called, the first person hung up on me and the second person told me there is nothing to be done and my policy is canceled. Just a big headache. Stay away.

    On 7-23-12, I entered into a contract with CWH for two of my homes in Texas. 35-37 days later, my A/C at my residence was blowing cool, not cold air. I thought lucky me! I contacted CWH, and they sent service man within 3 days. Service man indicated compressor beginning to by-pass. He suggested new compressor. CWH refused and indicated I was fraudulent, and service man said I told him "I knew unit was bad." I got service man on phone to respond to CWH claim. He said they usually never pay for anything, and he only told them the A/C problem. He indicated he had to cycle the unit several times for it to duplicate the process. To shorten this story, I was yelled to by CWH, lied to by CWH, and deceived by CWH. My credit card fraud department finally, 120 days later, was able to reverse the charges and place funds back in my account. I did use the A/C contractor to replace my entire system as I did find him to be honest and trustworthy.

    This company never properly honors your service contracts with them. They also send construction companies to evaluate refrigerators and appliance repair companies vs a plumber to check a hot water heater! Then as numerous others have already reported, they deny everything yet they collect your monthly payments with no problem - even after you cancel your policy with them. They are a total bait and switch operation, and should be shut down. Their service contractors even share with you how they don't pay them (as contracted to) for going out of these service calls and routinely deny claims. Stop this company now. Total fraud.

    The worst of the worst home warranty company. Period. I had a claim in late October of 2012. It was the time that Hurricane Sandy was landing on the east coast and it was no communication with the CHW, except through their website. You can place a claim, a technician comes over and you pay $45 - which is okay until they have to pay for replacement of any part or unit. My problem was the heating pump for my heating system - it seized (it wasn't blowing hot air). That was the technician's call but in order to change the pump, he wanted it to be installed on the new pipe that is not leaking (mine was leaking). Then he made me make another claim to have a plumber to come over because he was not licensed to change the pipe, which was part of the heating system.

    The plumber came over with another $45 to tell me that the water heater was the wrong size. Somebody installed a smaller size heater, which I had no clue at all. I bought this condo 9 years ago and all these years it was working just fine. One week later, no call from anybody so I called CHW. They had their lines open already and this is exactly what I got from them, "Your pump has seized because undersized water heater was installed (**) and we won't cover that. We are not going to change the pump. We are not going to change the pipe and we are not going to change the water heater." My response to that was, "How do I know about the water heater when you guys didn't send a technician to check what's right and what's wrong before you took my money? How could a pump seize because of undersized water heater and pipe will be leaking because of that **?"

    This is my second claim for the last two years (first was the AC unit - we had to share the bill) with them and they never cover anything. They always come up with stupid explanation about how things work and why they failed that only kids could believe it. They are trying to make you look stupid. I'm an automotive technician and I have a degree in building and architectures too, so I have a little bit of knowledge of how things work and how they fail. The only reason I had a home warranty was I don't have time to do all these repairs, but I guess I need more time dealing with company like CHW than actually do a repair myself. I would never use them again and I won't recommend them, even to my worst enemy too! Thanks for reading. I hope you to be smarter than me!

    I really want to give negative 5 star. Unfortunately the choice is not there. I have total plan coverage for my house. The sales guy who talked me into buying this plan assured me that everything would be covered.

    When my dishwasher was broken, the technician they sent told me he did not have repair parts in his truck since his truck was not big enough. Then the warranty company informed me the next day the claim was denied since the technician told them the top basket dropped and caused the damage to the spray arm. But it was a lie. The top basket did not drop at all. So, I requested a second opinion, although it was the same issue. They wanted me to pay another $45 co-pay if the same issue. I have never heard about this before. When the second guy came, they lied to the company again. He said the spray arm broke due to someone pulling out of the low basket. The company and the technician only have one purpose - to deny all repair claims. They try different ways to deny coverage.

    As a real estate agent, I have never experienced such a dirty company. Please stay away from this company as far as possible.
