Horrible customer service. The loan representative never returned phone calls or emails. We tried to refinance our loan we've had with SunTrust for 18 years and we were put off for several months before we could even submit our paperwork. We were told they were just too busy to take the paperwork. Then when we were finally able to submit a request for refinance, that took months before we had any feedback except for their requests for more information. We were finally told we qualified and the loan was moving forward then suddenly, we were sent an email saying we didn't. I tried to call and ask how we may continue to pay the higher monthly payment at a higher interest rate but we didn't qualify to pay a smaller monthly payment with a lower interest rate. They never responded. Horrible company. We just refinanced thru a different company. Stay away from SunTrust.

I was finally able to secure a Home Equity Line of Credit earlier this year after banks weren't offering them at all this time last year. The rate they did give me was good, but the the loan officer blatantly IGNORED all my questions and correspondence regarding my loan. I had to call her multiple times and when she ignored my calls, I had to call someone else to have me transfer me to her. When the appraisal came back as a low ball offer, I tried to contact her for an entire week for some recourse, but again she IGNORED all my voice mails and emails. She wouldn't even send me the the appraisal report. I had to call another rep just to get this. I reluctantly closed not being satisfied with the HELOC amount.
Fast forward a few months later, my home value continues to sky rocket and I decided it may be a good time to request a line increase. So I called back to inquire about this and the next person I spoke to was originally very helpful and told me to call him back when I was ready to proceed. I called him back the very next day, and yet again, my message was ignored. I tried every day for about a week, but NEVER got a hold of him again. I eventually gave up. Luckily, I only have to keep this HELOC for three years before I can close without penalty, but rest assured when three years pass, I will definitely NOT be renewing. Why do Suntrust's reps tell you leave a message and a call back number if they have no intention to return your multiple calls?

I have been a long time customer. As my home loan is with them I checked in to a HELOC. They felt that this would go through so they submitted everything. Multiple attempts to get an answer with HORRIBLE lack of communication or just not responding at all. Then after 2 hard inquiries on my report they say that it was denied because I am a few points away from what score they needed! Could you not have told me this at the beginning so that a lot of time, effort and dings now to my credit report could have been avoided???? I am pulling my checking and savings accounts and going elsewhere!

Our home loan has been transferred to Suntrust Now Truist and this is the first month of mortgage payment which is a huge mess. The mortgage was paid online on August 3rd and I have been getting an email from Suntrust that they have not received the payment. I have called several times and they warn that the wait time is about 25 minutes. I am now on hold for 45 minutes and no one is responding. It is pretty frustrating not being able to connect with customer service in this company.

They have zero customer service. Headed into our 3rd month trying to get a mortgage. Their online mortgage system simply DOES NOT WORK. And you (the stupid customer) pay the price. My loan officer keeps telling me sorry...sorry...sorry, because she can't make it their system work either and her manager is on vacation. She is trying - but their system simply does not work. All management at Truist seem to be on vacation all the time. They hide themselves well. Ask your real estate about BB&T/SunTrust/Truist BEFORE you apply with them. If they say, "stay away", then heed their advice. Truist has a BAD reputation among many people in the real estate business.

Numerous hours on the phone with SunTrust. Paid off my loan early due to poor customer service. It has been 93 days and still have not received a lien release in clear violation of State law. Complaints filed with the CFPB and the State Attorney General. I would never use this company again.

This bank is a complete mess. Was told I could close my mortgage 5 days ago and am stuck in a hotel because their closing department will not process our paperwork. Their mortgage consultants should have never told us we could move up our closing if they were not committed to actually doing it. We've adjusted travel plans and are stuck holding a huge hotel bill as a result. Will NEVER use this bank again.

Waited on hold for literally 2 hours and 45 minutes. I could not wait any longer and had to hang up. Every minute or so recorded voice saying 'estimated wait time is 45 minutes to 1 hour'. Worst customer experience ever. Just disgusted.

Deborah ** was our loan officer. She was unorganized and unprofessional. I would not recommend this officer to anyone. She had very little knowledge of software Suntrust use for applicants, I asked to be reassigned to a new officer she disregarded my emails, I asked to be forwarded and contacted by her manager. My husband and I paid off our mortgage. After several weeks went by, we received no notice, release, etc. We called several times with no satisfaction. When we finally submitted a written request for our documents, we were informed electronic copies were the only documents we would receive and originals were destroyed. Where it may not be statutorily or state required, it would have been more appropriate to put the originals in the mail, instead of the shredder. These were important documents to us, clearly not to SunTrust. Leading up to this, my husband and I never had a good experience with SunTrust, even in branches. I would never recommend them, even if they are now re-branded as "Truist". This is a bank of unprofessionalism and not interested in their clients at all. My disappointment is truly complete.

I applied for a VA mortgage loan with Suntrust Bank September 2020. I completed all the VA requirements and was preapproved and moved to the conditional approval stage. Today is 1/22/21 and I still don't know where I stand. The request for documentation has been unbelievable and often repetitive. I have quickly sent them every item requested. My closing has been postponed 4 times. My loan rep is very unresponsive. I am going on 5 months now on a process that has an average closing time of 54 days. This is unacceptable and I would not recommend Suntrust Bank for any Banking needs.

Updated on 08/25/2021: In 17 months, the 2 home preservation reps assigned to me, both Damian ** and Janice ** have NEVER returned a call or email but keep charging extra charges with no description till I question it, then miraculously, it is refunded the following month. This is no way to run a business let alone a BANK. They are unscrupulous and I would NEVER EVER use SunTrust or Truist Bank or mortgage for ANYTHING. I'm going to start a class action lawsuits and contacting the media.
Original Review: I have a mortgage with them. Due to Covid they asked if I needed a forbearance program. I said yes, back in May or June. Then approx Sept or Oct they contacted me and asked if I could pay full amount due. I said no, they said there are other options, continue w forbearance or do a loan modification. I said no, I don't want to do a loan modification. The last option was a refi. At first I said no, due to all the closing costs and fees. They said no, no closing costs or fees since it was Covid related and prior to that I always paid on time. They would lower the rate significantly, add the missed payments in and extend it to a 40 year loan. Ok, I agreed to that.
She said they'll mail me out the documents, with all the details, sign and return. They never sent me documents. I kept calling. My rep Damian ** will not accept calls and there is no way to reach him other than email and he doesn't reply. Then they sent me a letter saying my new payment Feb 1st (escrow letter) is $20 less due to overage in escrow. I'm a realtor. This is common. I called back to discuss and the idiot clerk in the phone said the modification is finished and my new payment will be that amount, since I signed all the paperwork and sent back. I said I NEVER RECEIVED ANY PAPERWORK and it's not a modification, it's refi and the letter she is referring to is an escrow letter! She said they dont have a refi, only a modification. I've been calling and emailing and asked for it to be escalated.
Today....I receive the so-called paperwork...just sign and return. No details whatsoever, just the same new escrow amount payment, it doesn't show fees or terms, nothing. Just sign and return and pay this amount starting next month along with some threats that if I don't, my home will go into Foreclosure. In addition, if you lower the rate significantly (which no mention of what the new rate will be) and tack on an additional 13 years to the mortgage, the payment would be reduced to MUCH more than approx $20 per month.
In addition, I knew the name of my rep Damian ** sounded familiar. My elderly neighbor tried to refi with them as well and was assigned to him and same rigamarole! This is a scam and predatory lending. I have NEVER in my life done business with a company where you are not allowed to speak to your rep and you are at their mercy. Thankfully I'm a realtor and know better than the crap they're to push. No details...no rate..no fees..no terms..just start paying this amount or else.

Keeping giving you irrelevant information, asking to stay on phone to talk to customer service, yet drop calls, have been trying to reach them for 5 days and they don't pick up the phone, worse ever, they don't separate covid relief line from people who have a normal business request. Process my payment twice, can not tell them to apply it as principal reduction that should be the default.

I'm a current customer of Suntrust Mortgage. I want lower payment, so contact Suntrust Mortgage loan officer for refinance almost 1 year ago. But not finished still now. They are terribly slow process, so documents are expired several times and resend them again. But now they say again expired some....

After delaying for underwriter’s final approval they finally said no after nearly 3 months based on debt to income ratio which has been the same since approving. Dishonest process and immoral people, biased and racist mindset, this organization needs to go bankrupt, no place in society.

I am a current Mortgage holder with SunTrust (Truist). I've been trying to get information on my current loan and possible refinance. I called and was told the wait would be 30-45 minutes. I've now been on hold for 4 hours. This is my third attempt. There is effectively no customer service. I've never experienced such poor service.

Started the refi process for two properties (home & investment) in June 2020. Both were approved in September, but no word from Suntrust. Emails go unanswered and I refuse to wait on hold indefinitely. I decided to start the process with another lender. Even more disappointing is that I have been a client of the bank for over 30 years. You would think they might care. I am shopping for a new bank as well.

Suntrust, now Truist, has the poorest customer service call center. I have a mortgage account for more than 2 1/2 years. Always paying on time. Called their 800 number for assistance, but waited for over 30 minutes the first time calling. Hung up. Called repeatedly to speak to someone, any person. Each call, there was a significant wait. Even tried to give a call back number. Never a call back by anyone.
Why was I calling, you ask. There was a significant error made for property tax payment or should say the lack of a property tax payment on time and in the correct amount when it was made. You see, Suntrust, now Truist, is neither true or competent. They use a 3rd party firm to handle property tax analysis and tax payments. This firm made the biggest error and never informed anyone. They didn't properly pay our property tax bill, nor was it on time. We authorized county tax office to provide a tax bill to Suntrust who could act on our behalf. Taxes were impounded and part of monthly mortgage payment. We even made up a required shortage but the county did not get paid!! We got assessed penalties and given notice of default. You know what happens after that!!
Suntrust 3rd party firm is Core Logic, who admitted after successfully contacting a real live human that Core Logic, the bank's contractual tax department screwed up. The tax payment monies had been sitting in the account, unpaid while we suffered through legal notices and penalties from the county tax collector. Core Logic was, after direct personal conversation, convinced to pay the county taxes from the impound account. Quite a screwup, don't you think!! NO WAY, it gets worse. Core Logic then does an annual review and recalculation of monthly mortgage payment to determine shortages, if any. Their recalculation for taxes that would be due has resulted in a DOUBLING of taxes projected to be due!! DOUBLE, yes it is true, now TRUIST.
To add to the compounded mess, Core Logic, now part of the TRUIST Team as their tax department admitted the error and promised to perform an adjustment and recalculate the monthly mortgage within 5-7 days. That was a commitment by their tax department to us, the responsible mortgage payers. It has now been 45 days but there has been no adjusted tax amount (it is still double what the county has provided as taxes to be paid in 2020-2021). THAT's right, the mortgage payment is nearly doubled. Who knew, we know the P&I is a fixed amount, the only annual adjustment should be for projected or stated county property taxes due.
There is still no adjustment nor an explanation offered from Suntrust, now Truist or Core Logic, their tax department. As an act of desperation, tried calling but got transferred, put hold again and again. Yup, you got it, we got the Suntrust, now Truist Treatment!! It is worse than COVID, at least with COVID race against humanity, you know the winning horse is still "WE DON'T KNOW," right Dr Fauci!! Suntrust is not TRUIST or Competent.

124 days to process a refi. The worst experience I ever encounter refinancing a house. No communication between departments. To process the refi they had to do a subordination from a second mortgage that they also hold. This part took an extra 30 days. I will not recommend this company and will never do business again.

1) I've spent hours on the phone from home and from a Suntrust Bank Branch (accompanied by a Suntrust employee) to get a simple ACH (initiated by Suntrust) problem resolved. Wait times have ranged from 15 to 57 minutes. When I do get a rep I get transferred from one department to another with more wait times and/or lines dropped. One rep had a heavy, unintelligible accent - as witnessed by the Branch employee, then we were transferred to another department (more wait time). I've had multiple reps speak over me and condescend an explanation for something not related to my call. Suntrust needs to train their customer service reps to listen, understand, then proceed. I must say I had one great rep handle my first call to tell me that neither of my BOA Billpay checks had been received.
2) Suntrust is sending inspectors to our investment homes to see if they are occupied; charging me $10.50 for each time. That sounds reasonable, except they sent inspectors multiple times in 3 months. We were on Covid forbearance (so why add charges to an already difficult situation?), yet they are stacking up these 'inspection' charges while I continue to try to get them to correct the problem with my $3374 ACH payment which their online system says was credited (my $3318 ACH made by Suntrust on the same call, for another mortgage was credited), but reps can't explain why I'm still billed otherwise. I work with Chase, NewRez, Bank of America, Provident, Wells Fargo, and Citizens - none of which inspected or charged me for inspections.
3) Suntrust online 'feedback/complaint' link does work saying, 'session timed out' when I'm obviously logged in.

After 80+ days from my application and $1K in Appraisal, fees and other charges which they are refusing to refund I have given up closing with them. Watch out and be assured that you are not getting best rates in the market with high processing fees with them. Complete disorganized mess and failure of people, process and systems at this company. Stay away if you are looking to save money from refinancing. Their own people admitting to all the integration issues, system failure they are having. The company is taking on way too many application and can't keep up leaving consumer hanging with bad service.!! Stay away - you can find other lenders!!

Our county assessor's office sent out 4 bills covering 2017 & 2018 late in 2018 and this apparently caused an issue with our escrow. No other county residents with other lenders had an issue. Suntrust, allegedly showing a shortage, increased our monthly payment by $230+, reportedly to cover the shortage. No explanation was given, just a letter saying our payment was going up. It took months of harassing phone calls to gather enough information to understand what had happened. Not even Suntrust understood what had happened. Now that everyone is on the same page, they are not working with me to straighten this mess out. they're not applying payments being sent in, they're charging me late fees and penalties. There is no end in sight to this issue. STAY AWAY FROM THIS COMPANY!!!

I spent the time filling out the online application to refinance my mortgage. No one has contacted me by phone or email. I've tried calling, but sit on hold for > 40 minutes with no one answering. Their website says that their phone lines are open until 8pm, but when I call after 5pm they say that they are closed and the automated routing system just hangs up on me.

On February 15th Over the phone I requested automatic withdraw to pay my mortgage the 17th of March. The money was in my bank account (witch thanks God is different bank) since way before the day I make that call. Someone no pay attention what they doing. Pass the hold month of March. And the money never was withdraw. I was founded because Credit Karma advise me that Sun Trust report me for late charges, which no was my fault. My score went down big time because some individual make a mistake and Sun Trust cover up this can of malpractices. The prove is for months before I do the same request nothing happen until now. Also in December 2018 my wife passed away in January 2019. I went in person to Sun Trust branch in person with the dead certificate to modify my mortgage on my name only. Sun Trust never make that change.

I recently called for a deferment due to me not working for the past 2 month due to COVID-19, I was given a 3 month deferment, now SunTrust is say that they don't care, that I need to pay now. I spoke to a few people but Tasha gave me a #. But those are the people that we'd so disrespectful Kim, Erica, ventent.

I know people who were able to defer mortgage payments for 6-12 months and have payments added to the end of the loan term. The most SunTrust will do is 3 months with all 4 payments due the first of the 4th month. If I could save 4 months of payments in the next 4 months with my business (vacation travel) dead in the water for at least 6 months, I would just pay monthly. It's grossly unfair that needed help is based on the "luck of the draw". If you're with SunTrust, you are screwed. After 3 months, you "might" be able to get a loan modification. Thousands of people got kicked to the curb when lenders couldn't keep pace with loan mod applications. I didn't have a choice regarding servicers, but I will NEVER open a bank account or credit card. WORST OF THE WORST.

I am in the process of trying to find out my payoff balance for my loan account. I was shipped around to 5 different phone numbers and none had any information about my account. I am making monthly payments to the Viera office and they are also unable to give me a payoff balance...yet they take my monthly payments. Where can I go from here?

Suntrust has changed policies to generate fees to the consumer. I refinanced my home loan and was almost forced to open a checking account for automatic withdrawal to make monthly mortgage payments. They no longer accept cash deposits as same day deposits. They automatically cancelled my direct payment and was late twice for my mortgage under these new guidelines even though the withdraw was five days early to the late date. They have charged me 17 dollar a month non usage fee for the past 3 months cause I no longer use the automatic payment method due to the late fees incurred and have just taken my check to the bank itself and have them print up the coupon.
I was also given an IRS statement that I earned 25 dollars in interest in this account that they have been taking 17 dollars out of a month. All this could be avoided by not putting any money in suntrust and just paying my mortgage through check. I am calling today to close my account and get my 150 dollars that was left in the automatic payment account and have them show me where this imaginary interest came from that I am supposed to claim to the IRS. The only thing I got from suntrust was a total of 170 dollars in fees since account was opened just trying to pay the mortgage.

I have had similar experiences as a number of people that have written in. It first started with an increase in my escrow payment, which I did not know although the representative with whom I spoke stated that they sent out a letter (which I did not receive). Letters that followed, however, have been received...and they are telling me that if I have trouble paying I should contact some agency for help. I do not need help, but every month these letters come. I have called them to no avail. They returned checks to me because I was $30 short. Instead of sending a request for the $30, I had returned checks and Overdue Notices.
My problems really started when BB&T and SunTrust merged and became Truist. I never had any issues before that and no desire to move either of my mortgages anywhere else. A word of caution: Look elsewhere if you want to be treated like a valued customer!

Over the 25 plus years we have dealt with this mortgage company, there were times we were not pleased. However they made sure the matter was solved to our satisfaction! We would recommend this company to our friends, and use them again if we needed them!

I got a bill for 2018 saying the were late and there was a lien on my home. I pay an escrow payment each month to cover this. They are investigating but it can take up to two weeks. Meanwhile there are fees growing on the account each day. The amount they say they did pay wasnt even the amount of my tax bill. I will never have another mortgage with Suntrust that's for sure.

She was acting like I was a drug dealer... I am in fact a retired 30 year police taking my money somewhere else... Bye.

My husband and I purchased a 2 year old vehicle in Dec of 2018, and paid it off within a year. We went to purchase the same model, but one year newer and Suntrust indicated we have poor credit with them, when, in fact we do not. They purchased the mortgage on our rental property many years ago. So AFTER they reported us as falsely, they sent us a letter offering to give us a vehicle loan in the amount we were seeking. Luckily, it didn't affect us getting a loan as we've purchased about a dozen vehicles from this dealership.
More recently, I paid the mortgage on the 3rd of this month, the same day that I paid the mortgage on our primary residence. I always pay both mortgage payments at the same time. Chase posted the payment within 48 hours. It's been ten days now, and Suntrust STILL has not posted this payment as having been made. I could go on and on. What is troubling is that even if you don't get your original mortgage through them, banks buy and sell loans all the time and you may get stuck with them without having a say so. BAD COMPANY!

I've been banking with SunTrust for years and they have found any way possible to make it seem my payments are delinquent. They are unbelievably crooked and have a flawed partial payment system which screws the borrower. They claim I owe 2 months mortgage when in reality I'm just short 62.00. Humans make mistakes but SunTrust takes it to a whole new level. If you're just short 5 dollars they will say they whole payment is delinquent. No matter how much I pay to straighten out the account it's still delinquent to them and they mail back the payments. They now have me in collections for 1728.00 and I only owe 62.00. Stay away from these crooks, please!

They don't follow the policies or information printed with the loan information. Their "amazing" customer service reps argue that the statement you're holding in your hand & what is says in the FAQ on the website are wrong. Looking to refinance and get away from SunTrust.

I should have known this was going to a huge mistake during the application process. Every day my loan rep was calling requiring something else. Fast forward to 23 years later and I still regret using SunTrust Mortgage! I was running behind on my mortgage and they will not assist you at all! I made two payments in January and a few days later they reversed the payments and held my money for 7 months. They forclosed the property and refused any payment all year while I tried to get the loan modified. After holding my money for 7 months, they finally applied it to my account in August! They are horrible! Don't ever get your mortgage with SunTrust, especially a 30 year mortgage!

I’ve been a customer of Suntrust for over 20 years. My mortgage is currently with Quicken Loans. I decided to refinance my loan in August 2019 and submitted my request via their online portal and completed all of the necessary information including bank statements, mortgage statement, tax returns, proof of insurance, etc... I received a call from the loan specialist assigned to me who asked then I submit another loan request and upload all of the information I had already submitted to the site again. I was irritated but I already had all of the information readily available and resubmitted the data.
A couple of weeks went by and I received an email that my loan was being sent to underwriting and assigned another representative who would handle my loan through the closing process. After four weeks of receiving requests ranging from documenting that my neighborhood association fee of $100 per year was voluntary and was not a homeowners association fee (it took all four weeks for them to accept that) to questioning PayPal payments to my lawn guy, my rep informed me she would be on vacation the next week and handed me off to another rep who would keep things moving forward in her absence.
Basically nothing was accomplished during week five and when my rep returned from vacation I received no communication from her until I sent her an email requesting an update. She confirmed my loan was approved and was working on scheduling my closing date. On Thursday of the sixth week I was told that Friday was my assigned rep's last day and I would have a new rep to finish out my loan process. I waited a couple of days with no contact from my new rep so I sent another email asking for an update on my closing date. She responding that she need additional information regarding my banking transactions.
I am not a wealthy person. My FICA credit score is well over 800 and I’ve never bounced a check in my 20 years as a customer of Suntrust. My deposits were around $100,000 and other than my home loan have absolutely no debt. I’m currently in the process of starting a new banking relationship with a bank that appreciates my business. It’s obvious that Suntrust doesn’t.

Due to escrow re-balancing, I short paid two months by $130 each month. Suntrust indicated that they didn't know what to do with my money because it was not for the exact amount so they held on to both payments and sent them back to me in check form. They sent me a letter which indicated that a payment had not been received, and to disregard if a payment had been sent. Mine had, so I disregarded. They then reported me 30 days past due to the credit bureaus. Any attempt and complaint has had not admission of fault on their part and everything is my issue. Customer service is zero with this company. Run far and fast from them if you can, I had no choice.

Do NOT go to this messed up company for a mortgage. Run the other way. I paid off a mortgage when I sold my house in July, and have been trying for 5 days to get them to send a simple declaration letter to my lawyer stating the loan is paid in full so that I can close on another property. They can’t get it done. My last attempt at this was just two hours ago. I asked them to send the letter to myself, my wife and the lawyer’s office, as well as to the lawyer’s fax number. Even after reading the email addresses back to me over the phone to be sure they were correct, they still misspelled two of the three addresses.
And when I did get the one email, after a convoluted process of opening the message, replying to it (required part of the process), setting up an account (required) with Cisco, and a few more hoops to jump through, the only content to the email was a privacy disclosure. AND IT HAS BEEN THIS WAY FOR THE ENTIRE 14 YEARS I HAD THE MORTGAGE! I suppose I will try again tomorrow since I am done (after 3 hours of trying) tonight.

I've had a SunTrust mortgage since 2012 and it's been nothing but problems with them. My latest problem is trying to get them to remove the PMI from my loan. My loan is down to 77.9% LTV but they somehow keep saying my LTV is 83.3% and won't show me how they're coming to that value, even though I've showed them my home value/currently loan value gets me to 77.9%. I just turned them into the Consumer Financial Protection Bureau again for non-compliance. I hate SunTrust but for some reason they won't just sell my loan to another company.

I would never attempt to apply for a home mortgage loan again. Before I could complete my application my husband and I credit was ran without notice. We had not submitted anything. Before they arrived at a decision. We had not made a choice if we were going to use them or not. I'm very upset because we had other options. And what really pissed me off is that we both are with Suntrust. And I myself used this branch since 18 yrs of age, before they were even Suntrust.

Have received several calls. Company trying to make me pay my mortgage before grace period. For 23 years I always pay on 17th with no late charge and have never paid my mortgage late. Then the woman asks me why and I said, "None of your business." then she asks if I plan on keeping my house. I said, "If I plan on selling you will be the first to know."

My wife and I decided to go with Suntrust because we were told they offered us many flexible ways to pay our mortgage. For example we could make partial payments ahead of time as long as the full mortgage amount was paid before the due date. We worked with their Cary NC office and we had to jump through so many hoops. Every day it’s was another email or phone call from someone wanting information we had already provided. Their people have no clue who had requested what. Even though we were supposed to work with one person we were handed off to many other people only to have to resubmit documents over and over.
Well fast forward several months and I have been paying our mortgage payment on the 15th and 31st. I was paying just over half of the required payment each time so we ended up paying more than the required amount every month. I get an email today saying my account is past due. In talking with their customer service they say “Oh, no you can either make the full payment or setup on our website a payment for half every two weeks.” When you ask to speak to someone above the person you are talking to they say “sorry that person doesn’t take calls” so I say, "Great. I’ll leave a message. Can you have them call me back?" They say “no they don’t call customers back.” Find someone else to get your mortgage through. They are terrible.

I recently opened a business account with Suntrust and was in the process of opening a home equity line of credit with another bank when I was informed by one of the CSR's that Suntrust could meet or beat the bank I was using rates and they have quicker closing time frames. So I cancelled my current application thinking hey I may just move all my accounts to Suntrust and started the HELOC with Suntrust. Now don't get me wrong. I am leaving my business account there for the time being and the CSR I started with has been great but the underwriters and the mortgage dept have been nothing short of a nightmare.
It's been over 30 days now and they have lost my personal and financial documents 4 different times and keep having different people call me asking the same questions and asking for the same docs. It's rather frustrating. My credit is perfect and I've been at my current job for over 15 years and in the same field for over 30 years so I am to believe that it is simply bad training or no care at all for client relations but either way I have decided to not proceed with Suntrust any further for my HELOC and will consider moving my business account to another institution at a later date. So just a friendly word of advice, think and read reviews on Suntrust before proceeding with them for anything.

I have been a Suntrust customer since 2003. Now i've made my April 2019 mortgage payment on April 2nd, it was drawn out by Suntrust on April 4, 2019. On the 12th of April I get mail stating that my April payment was pulled back by my bank for insufficient funds. I immediately go to my bank and they assured me no such thing has happened. I call Suntrust, now it goes to research. First off, I can never talk to research directly unless they call me. When I call the attempt to collect a debt dept. they are the go between for me and research. Sooo frustrating. So when the research dept. calls me I assure them my bank did not recall the payment. Reason is that they always paid anything and if i was overdrawn i would pay it back with a penalty, second is that there was several hundred $ over the mortgage amount. I paid this on Suntrusts website and it even shows on THEIR site that April's payment went thru.
My bank statement shows that SunTrust was paid. So since April 12th Suntrust research has called me numerous times requesting Data Transaction sheet and my monthly statement for April 2019. I have sent these requests every time they have asked for them. How many times do you need a Data Transaction Sheet? i've had conference calls 3 times with my personal bank and Suntrust in which they requested the Data transaction sheet. Once I was on vacation on a beach in the Gulf of Mexico. Now here it is June 19,2019 and they still insist my bank pulled the money back. I don't have the money Suntrust has it, everything i've given them says they have the money.
I got a call today in which research is asking for both sides of the paper check that shows the bank paid it, I said lady it was an electronic payment on your website. There is no papercheck. She assured me the bank would pay Suntrust with a paper check... are you friggin kidding me? So I said i will call my bank and ask for a paper check that doesn't exist. So I called my bank and the gracious lady sort of laughed and said, "I am 99.9% sure there is no paper check but I will check just to make sure." Now mind you this particular women at my bank has been helping me with this nightmare since day 1. Well she came back on and said, "We do not send paper checks to businesses for electronic payments. I am at my wits end with these people. I am pretty sure I've talked with every employee in research, which mind you have each and everyone asked me for all the same papers over, and over again.
Suntrust has pushed me to my last nerve. That's why I am here today. I did get to leave a msg with the Manager today about this insanity. It's the old saying "if it looks like a duck, quacks like a duck". Well if all the evidence says that the payment was made to Suntrust, and there's NO EVIDENCE that it wasn't paid, or given back to me.... then it MUST HAVE BEEN PAID!! So if somehow Suntrust lost the payment in their system, why is that my problem? I just read something online that their system was disrupted somehow. Maybe that's what happened. SO here I am waiting for a call back from research so i can tell them that there is no paper check on an electronic payment, and I'm waiting to see if the manager calls me after he hears the msg I left him, or her. I didn't cuss or yell, i expressed my frustration over the insanity of this all, and that I want to have this matter closed asap.
Next i will try to contact the regional manager if that's possible. I have lost sleep, appetite, ruined 2 days of my vacation, fought with my wife, all for what? I know this, when this issue is resolved I am going to try to refinance my house as far away from Suntrust as I can get. I have sent them the Data Transaction Sheet for the date in question April 4th 2019 3 times, the bank has sent it to them 3 times, I have sent my monthly statement for April to them 3 times. I am tired of complying with them. Now they want a copy of a papercheck (both sides) for an electronic payment. Is it me? Or am I blind? Should I get a lawyer and sue for physical and mental anguish?

My mortgage was sold to Suntrust from Wells Fargo. For the last 6 months I have had nothing but stress and problems with Suntrust, returning payments to me and then charging me late payments. And this past month I made 2 payments (May and June) and they only applied one and put rest to principal when I had clearly stated on my check for 2 payments of (and the amount of each regular payment). I have talked to them on phone and emailed, and so far nothing has been done (over a week now). Still get phone calls letting me know my June payment hasn't been made. They won't correct their own mistakes. I am so sick and tired of their bullcrap. Advise...go somewhere else if you're looking for a loan with the people.

My wife and I spent almost 2 months replying to all of Suntrust's requests and were told 3 days before closing that we had no deal. This was due to poor employee training, out of state appraisers, and a business model with no room for "outside of the box" situations. We did not appreciate being dragged along for so long just to have the deal go bad right before closing. We will be starting over with a local mortgage provider that puts the customer first and withdrawing all of our money from the various Suntrust accounts that we have.

Applied as a first time home buyer and Stephanie ** was the fastest to respond to my initial inquiries. She also got me a pre-approval letter that same night that started looking for a home loan. Because of this I was impressed and opted to go with Suntrust. Holy Hell I wish I hadn't. Her team did not communicate well and I often had to repeat emails to people who were not copied on other emails. No big deal. Happens all the time.
After everything was submitted I was told that the loan was with the underwriters. There was radio silence for a bit and we were supposed to close on May 28th. This was made evident to everyone well in advance of that date. May 28th comes and no answer from any phone calls and all emails to everyone on Stephanie **'s team says they will be back in the office on May 29th. May 29th I get an email saying the loan was denied and that I can call to discuss why. 4 phone calls to Stephanie ** on the 29th and no answer back. May 30th I talk to Renee ** who says she knows nothing about the status of the loan even though she's been copied for weeks on the emails. I ask if she can have Stephanie ** call me back but she says that she is unavailable as she “is getting ready to go on vacation” and that I will get a letter in the mail saying why I did not get approved.
Got my letter today saying why I was not approved but here’s the kicker, its dated May 23rd 2019. Stephanie ** waited 6 days to tell me my loan was not approved. In those 6 days I could have made arrangements with another bank, could have attempted to clarify the reason why I was denied. But no, she waited 6 days while me, my wife and the people selling the home were asking what the status of the loan was. Now because we did not close on time I’m stuck with a $4000 dollar penalty from the builder, that will be a different review for Pulte Homes if we can’t work something out.
I work in the medical field and I would equate emailing someone that their home loan was denied to emailing the family of a patient to tell them that their loved one just died and if you want to talk about it, give me a call but then never call back. And if they did get my nurse on the phone she would just tell them that I can’t talk to them because I’m about to go on vacation. Stay very far away from Suntrust bank, Stephanie ** and her team.

I purchase my home in 2003, my loan has been passed around twice now because of Suntrust. They lied about my loan. We purchased the home. Two month later Suntrust told us we had to pay an additional two hundred dollars a month due to the taxes. This company needs to be shut down. I sent in funds to cover a shortfall of escrow. It was sent in on time. It went to the wrong department and I was unaware of it. I sent in my monthly payment as always on time. I get a letter from Suntrust stating I shorted them about $200. I quickly paid over the phone and then went to my records. I called them and they rectified it. Yet they already blemished my credit history and now refuse to fix it. This company is awful. They hurt my family and I lost out on business because of this.

Had a mortgage, missed 1 payment in 18 years and they treat you like crap, make it impossible to catch up, stopped online payments, must go into the bank to make monthly payment. Selling house due to divorce, they made that a challenge, hard to get pay off balance. Long holds on Customer Service lines, transferred several times to get information. AVOID THIS BANK, they have limited help if you have financial challenges. Their idea of mortgage assistance is filling out a 25 page package, waiting months for them to do nothing. DO NOT GET A MORTGAGE WITH SUNTRUST. They do not support any of the federal mortgage assistance programs. Will never do business with this bank again.

I Have been using Suntrust Mortgage for many years. I financed one property through "Wells Fargo" (AMAZING), But wanted to use SunTrust for everything since I Bank with them exclusively. The Bank itself is 5 star all the way. The mortgage department was beyond incredible with my last Real estate transaction. This one I am currently in.... Not so much. You really have to prompt them for each and every step. I paid for my appraisal which came back last week. I have been asking for the results, yet am only told it "apraised". Still don't know. Phone calls are not answered, and rarely returned.
If you e-mail them after leaving a message, they will get back to you eventually. The last time I used them two years ago, they were great. I am currently having a much different experience. I truly question the competency of this team. I would not recommend them, and will most likely not use them in the future. You don't always get what you "PAY" for. Had I been aware that I would have to do as much as I have this process, I would have went back to Wells Fargo. Now I know. Truly hoping they complete their rankings as hired. I am doubtful at this point.

Used Suntrust to finance my vacation home. Although the rates are good, the process is awful. We were on a time constraint which they stated could be done and was not. They have you pay for an appraisal and a credit report but will not tell you who the appraiser is. Our appraiser was supposedly hand picked by their software and they had no idea who it was but told me they gave him an extension which delayed our closing. After they gave him the extension, they received the appraisal back and it was returned due to being incomplete. I explained to Suntrust that the appraiser worked for me and that I should have been the one asked if he could have the extension. Needless to say, closing was postponed a week due to the incompetency of Suntrust and the appraiser they hired. Will NEVER go thru them again for a mortgage!!

The home insurance company who took a 1 1/2 yrs finally paid us to fix the roof of our home. Sent a check to SunTrust who is now holding the funds refusing to pay contractor to do the jobs needed. Insurance company have already approved all contractor and work. But bank is now hold our funds to fix our house and the insurance companies now are threatening to cancel our policy. I believe this practice is unfair to say the least. We don't know who to file a complaint to. We have jump through all hoop as per SunTrust requirements and nothing resolve. This is the worst bank of all time. Do not do business with SunTrust. There is a reason they are the worst bank ever with very mob styles practice.

Be very cautious when choosing Suntrust as a mortgage company. I had a flood in my house due to a broken pipe back in December. The work has been completed since February 1st and today is February 25th and Suntrust has still not sent an inspector out to inspect the house. They are holding about $50,000 of my money and refused to help in any way and continue just to blame it on the inspection company. They have zero interest in helping their customers and have made that very clear and this case. My contractors are going to start putting liens on my home if Suntrust is does not send this money.

2014 - I opened a $50,000 Line of Credit. I opened this because I was diagnosed with Breast cancer and thought I might need cash quickly. (My husband died 6 months prior.) I sold my house within the year. This line of credit was evidently not included in the payoff. Since I had not used it, I was unaware there was $100 owed. I have not discovered why. I have been told by SunTrust it was possibly a fee charge, $100 deposited in my account (I didn’t have a SunTrust Account), etc. Due to health concerns, I moved to Florida near my son and purchased another home. (This mortgage was thru another company. SunTrust bought my mortgage a few months later).
This home has been sold (Late 2017). Both homes were paid in full, on time, and no late payments! Now in October 2018, this appears on my credit rating as being 3-6-9 month late! I was never billed and the address for the account was in Milton, Florida. (Not only have I never lived there, I do not know where it is!) To this point, I have paid the amount (under protest) and have only been able to get it marked paid on the credit report. I do not mind the $100. I mind the damage to my credit and SunTrust’s lack of concern for a good customer’s credit! Why if this was not paid did you buy my new mortgage? I want a letter explaining this was placed on my credit in error, removed, and marked pd in full. Until this is done, I cannot purchase a new home even though all other creditors are paid in full and on time!

I was scammed out of $500 May 2018. I went to the local bank. Filed a complaint and to this day I have not got any money back. They investigated and even told me they knew I was scammed but I have not got my money back. My husband has cancer and is disabled. I will be looking for a new bank as soon as I can. That's why two of our town banks have closed is because they don't care about their customers. My mom, dad and son all are changing banks.

On November 21st, 2018 had vehicle to do damage to my home. My homeowner's insurance gave me a claims check to me. I had to submit my check to Suntrust over a month ago. I’ve had a contractor to repair some damage to my home and I’ve called 10 times, talked to different representatives & have been given a different excuse every time and have submitted all forms they have asked for over 4 times & today 1/6/19 the W9 from contractor is not matching his IRS number and everything is correct. I was told today my claim check is in a escrow account and will get my proceeds/funds to me in different disbursements amounts to me I will not get all back at once. I’ve never been so frustrated and upset. I can’t get my home finished & was told today it would take 10 to 15 working days for me to receive my first check. It’s been over 30 days exactly 41 days now. Now I disgusted with Suntrust keeping my funds, so now I am going to go to an attorney today.

I have refinanced my home shortly after having it originally financed with another company. I regret it to this day. Yes I got a better interest rate, but it has NOT been worth the headache and harassment that I get from DontTrust. If I wasn't planning to sometime soon fix up and sell this house, I would refinance again and find some other company, even if it meant a worse deal. I sometimes work temporary contracts, so my income isn't always constant. There have been times when I fell behind with my mortgage payments. I tell them that I will catch up soon after I get my next assignment, but they continue to threaten and harass me with phone calls and tons of unwanted mail and phone calls. I always catch up with payments, and they don't really need to make that big of a deal of it, but they do.
They just called me and everything was ok until they had to read the stupid spiel "this is an attempt to collect a debt, any information will be used for that purpose..blah blah blah"... Sorry but that statement (and I know they're required), I find it threatening and it pisses me off and I will hang up. oh also the "this call will be recorded". I don't take kindly to being humiliated and threatened using that language. I've told them in plain language what the issue is and that I will catch up on payments, they need to stop harassing me, period! I can't wait to get out of this mortgage and buy a house that is a better fit for us. There is no way I would ever deal with Suntrust again. There are plenty of other banks that don't treat you like crap.

Like someone else said I wish they had a zero star. Trying to pay off my mortgage but they want me to use snail mail! I went to two different locations to hand them the “cash” but they said they couldn’t take it, that I have to mail it or electronically send it in which they want $25 for. I couldn’t believe what I was hearing. I’m putting it in the mail in which I’ll have to guess how many days of interest I need to add and then they can send me back what’s left if any. Without interest I’m sure! You would think in this electronic world we live in a bank could take and post money.

We had some plumbing issues with our home, for which Suntrust holds the mortgage. We reached out to tap into our home equity, which is in excess of $200,000. Suntrust said they simply couldn't do anything for us since Colorado is "outside their footprint". Whatever the hell this means, they could offer us no suggestions or help. They don't consider Colorado of any significance nor give any service, yet will still take your mortgage. Summary: Don't use or trust Suntrust in Colorado.

After repeatedly giving this company all the documents they requested, and being told I would receive a disbursement check to begin repairs on my house, another delay. This time, completely fabricated, they claimed my house was shown as a total loss on the adjuster's worksheet, and Suntrust wanted blueprints of the new house I was building. Just incredible. The adjuster's worksheet clearly lists repairs to be made to the house, and Suntrust was in possession of a signed contract detailing those repairs. I can only assume this was yet another delay tactic, or worse an attempt to either cause me to default on my mortgage or try to take my insurance funds and apply them to the remaining balance on my mortgage. What a horrible way to treat people that have already suffered such great losses.

This is NOT a reputable company. They bought the loan on my home from the bank I used, and have been dishonest and unscrupulous since. They have very poor security, even worse customer service, and unethical accounting practices. They recently changed the escrow amount on my loan, and when the subsequent to next payment was short by the increased escrow payment, they did not apply the funds to the loan, and kept my payment for a month without notification. Then they went and reported the loan as having a late payment. They are not to be trusted.

The following is my opinion, based on my personal experience spanning a period of two months after which my loan was denied. Absolutely the most horrific, unprofessional, uninformed, and deceptive banking experience I have ever had. A total atmosphere of mistrust, and uncooperativeness. The loan officers know nothing about their product, do not communicate AT ALL (or very minimally) with you on how to get your loan approved in difficult/challenging situations.
It is the job of the loan officer to present challenges to each case, provide solutions, and get the loan approved. In my case, a small payment on some revolving accounts would have given me a score of 680 allowing for a 50% debt to income ratio. Instead focus was placed in idiotic items like missing signature lines which could be otherwise easily verified, questions over which I had no control, IE why a construction loan wasn't being reported to the credit bureaus, or why I didn't state whether there was a lien on the same, technicalities which made no difference to the loan process, but that could be easily resolved through effective communication.
Ms. ** DID ABSOLUTELY nothing to present ideas, and or solutions. Most communication with her was through 6:00 PM emails, rudimentarily sent to cover her bases. Ms. Janelle ** was out of the picture during the first week, I actually thought she had taken a long leave of absence as only ONE (maybe two) call to her was ever answered, the rest all went to voice mail. I was NEVER able to reach Ms. ** by telephone, except on three instances where she called me back, after my pleas for her to do so.
The only bright light in this process was Noor ** who actually DID communicate ideas, and solutions, albeit she was pretty much kept out of the loop. She should be promoted, Ms. ** should be fired, and Ms. ** should take on a lesser administrative role, with minimal contact requirements with outside clients. Suntrust calls itself a conservative lender according to their senior manager, Sharon **. This is not conservatism, this is Trumpism at its worst. A total chaotic, uninformed, and mistrusting environment guaranteed to fail you at every step of the way. Please do yourselves a favor, and avoid them. If you don't believe my opinion, simply read the other reviews, and pay attention to the very low rating.

On 9/17/18, I was prompted to enter either my loan number or social security number - which I entered my SSN - followed by the # sign - twice. Both times received a response it was invalid! Website is deplorable! Back on 8/5/18, I was forced to create a new user id and password, which I bookmarked at that time. Just yesterday and today, I went to that new website - not found! So, I had to go back to the former website and thank God I had retained my former user id and sign on (which I had changed way back on 11/27/15). Otherwise, I would not have been able to access my mortgage account!

Meanwhile I received notice FROM Suntrust that THEY had begun foreclosure proceeding against ME for nonpayment of a loan that they had not closed! Suntrust Mortgage Inc. has been conducting its business in a rather intimidating, threatening, and harassing manner. On numerous occasions they have sent a fellow who goes by "Evan **" to take pictures of the property and home on which we have a mortgage. Without prior notice and without proper credentials, the fellow has shown up on weekends and various random times scoping out the property and taking photos: On the first occasion that we encountered the fellow and asked him for his credentials he did not even know by whom he was sent and scrolled through his phone to find out it was Suntrust Mortgage. When we asked him what his purpose was, he did not even know why he was roaming the property and taking pictures.
Just yesterday afternoon the fellow came by again and took pictures, followed by a loud banging on the front door. Luckily I was the only one here and my family was away, otherwise they would have felt threatened with the barrage of banging on the door as if we are wanted criminals. What's most disturbing is that Suntrust's practices continue though we received a letter that the mortgage is now under the ownership of a wholly different company. These practices instill fear and threat towards our safety and privacy. It has also caused disturbance external to us with neighbors wondering what is going on with all the mysterious cars showing up at random times even when we are not at the house and strangers prowling the property taking pictures. I have been in a perpetual limbo for two months since I made the mistake of choosing Suntrust. The originator did not bother to speak to me about what type of loan I needed or how much down payment I was bringing or any of the details common during pre-approval. I received loan documents to sign with numbers that did not reflect anything I had applied for or even what was on the home contract. No one helped me correct the info. There has been little communication and when you ask questions you get unclear short email responses that avoid direct explanation.
The one time I received a phone call, it ended with someone telling me they would pass it along to their supervisor. I've been charged 500 dollars for an appraisal and it came back great. After waiting for any contact call after the appraisal, I was sent a vague letter that simply stated they were canceling the loan and I can request to know why. I am in pristine financial position to purchase and I've been delayed months due to waiting on any sort of information on what part of my process the loan is stuck on. Absolute garbage customer service. They should not be in the business of home loans. I hope no one else has to experience this.

I have a mortgage with Suntrust for about 12 years. At first they seemed to be customer service oriented but lately that has changed drastically. I was in the process of a divorce and was selling the house. The taxes and insurance are not in escrow. Paid the taxes late and have been fighting with Suntrust to stop trying to setup an escrow account. Twice they've setup an escrow, several calls and emails to get it removed. Now again they setup another escrow. The customer service is the worst. Sometimes you get someone that will help but it takes days and several attempts to get anything done. Selling the house and will never do anything with Suntrust bank again.

I have had 2 mortgages with Suntrust and UP UNTIL NOW, have been very satisfied. However, the insurance department has been AWFUL! My issue began after FEMA increased our flood premium from $500 to $2500 per year. We followed the necessary steps to have this reviewed and received an map amendment letter from FEMA specifying our zone which is a low risk. This took only a couple of weeks. I initially contacted Suntrust in March with this information and was told that we were no longer required to carry the flood policy. Suntrust stated it would take about 60 days to process and then we would receive a letter that could be presented to our insurance company to initiate a refund.
However, it has now been 3 months and no follow up has occurred from Suntrust. After SEVERAL phone calls (that take 15 minutes to get through the automated responses before you get a live person), I requested to speak to a supervisor. I was told no one was available, but someone would call back within 24 hours. I called Customer Service hoping someone would care about my satisfaction, but was transferred right back to the insurance department which gave me the same reply. I have very little faith that someone will call me today or that this will be resolved, so I'm exploring REFI options!

This is the worst mortgage company, please save yourself from the trouble and find a different company. I’ve been trying to refinance my home with them for about 3 months, they kept going back and forth needing papers and needing more information. Fast forward 3 months, I had spoke with about 30 people explaining my situation to each of them and they kept passing me to other people. My last loan officer which was the worst one yet was named Jerdon ** and his assistant that knew nothing about my case was named Cherice **. We were finally approved with them and were set for our closing cost on June 5th at 5 pm. They came to do the closing and we were almost set just had to sign the last paper which had a name typo so we couldn’t continue forward. That made our new closing date the following day on June 6th at 5 pm.
Around 5:30, it was getting late so I tried contacting my loan officer to see if he had changed the date or time. He did not answer as usual, he never did, or returned back any of my calls. I go to email him and he had sent me a email at 4:50 pm, the day of my closing AND said we can not do the refinance with them as we were no longer approved and we’d have to cancel the whole thing. This was 10 minutes BEFORE my closing, that he decided to let me know I can not do the mortgage with them after wasting nearly 3 months going back and forth with signing papers and getting more information and talking to different representatives. At NO POINT did any of them mention anything about me not being approved and they all said everything looked fine and we were set for the closing.
So basically they wasted my time for 3 months and money for 2 appraisals (because the first one wasn’t done right) and also money I had paid to my previous lender for 2 months of mortgage and fees in advanced so we could do the closing. I feel like this isn’t something they should have waited until the last 10 minutes before the day of the closing to tell me, and just day before had there not been a name typo on the paper we could have signed. I have been trying to get a hold of my loan officer and his manager since that day because for everyday that passes my old lender will charge me almost $400 in interest because we did not do the closing on time.
So my wonderful loan officer Jerdon, just left me stranded basically owning more money and solving nothing and won’t even answer me. I also talked to another person named Sabrina ** whom said she would take care of everything for me and now won’t answer my calls either or when she does pick up and she hangs up so I am very disappointed with Suntrust mortgage and would not recommend them at all.

I first contacted Suntrust Mortgage Home Preservation Department in November of 2017 to explain that my 92 yr old father was now in a nursing home and would no longer be living in his house and that as the Power of Attorney I wanted to talk to someone about options. They requested a copy of the POA before they could talk to me. I immediately mailed it to them. This is where the problems began. Every time you call in or you get a call from them it is a different person who you have to explain the situation each time. I have probably talked to 25 different people. Then when you do get a rep assigned to you it changes constantly, I have had four since this all started.
After they received the POA, I was told they would not provide any assistance other than a Deed in Lieu or it go into foreclosure. I told them I would like to start the Deed in Lieu process. In the meantime I continued to try and sell the property. After talking to a different person every time I called which I usually had to do for an update, or they called me I finally received in the mail a Borrower's Inquiry packet which I filled out completely and returned in their FedEx envelope. I used their checklist to make sure that I had returned everything and it was filled out correctly. Since I had already provided them a copy of the POA and they had been discussing this with me, I was told by client rep# 1, that I did not have to include it.
I was then contacted by client rep #2, that told me there was numerous documents missing that I needed to provide and I needed to provide a copy of the POA. This was now the second POA. So, even though I sent the documents they stated were missing and they had a POA since November 2017 and this was February I went ahead and mailed everything requested to them. I get a call from my client rep # 2 who stated that they now had a complete packet including the POA and that underwriting would review and send me a letter with their decision. I then received a letter stating that the Deed in Lieu had been approved as long as I complied with the letter and had the house vacant and secure by April 18, 2018 and that I could have utilities disconnected on April 22, 2018. I also had to send back the acceptance letter of the terms. So I complied with everything within the specified timeframe.
I followed up seven days later and was told I would be receiving another packet where I would sign over the deed to the house. Then, two weeks after I had complied with the April 18th and 22nd date, I get a call from yet another Client Representative # 3 stating that they could not move forward with the Deed in Lieu because they did not have a copy of the POA! This is now three times they have lost this document... I explained to her that it had been sent twice and that it was part of the complete packet that my previous client rep had called me and told me they had. She kept insisting that they didn't have it. So I finally got really upset and insisted she go look for it. Well she did and she found that one and probably the other's previously sent... So we were good to go at that point. But not after me sending many emails and calling in asking for a supervisor who I never was able to talk to nor would they ever call me back.
So now, the house has been vacant and ready for them to send me the paperwork to sign the deed over and I get a call from a client rep, by the way is not even my client representative, I have a new client rep # 4, who I have never talked to nor will she call me after sending her many emails requesting a call. The client rep stated that the Deed in Lieu would not move forward unless I recorded the POA at the courthouse! This was the first time since November of 2017 that I had heard anything about that. It was not even part of the packet instructions to be in compliance. They approved the Deed in Lieu without it being recorded and then in the final hour throws this at me.
I do not live in the area and it will cost $21.00 to $35.00 to record it when no other government agency or any other bank has required it. I finally got so upset this rep put a supervisor on the phone on May 10th who said he would look into this and see if he could get this process finalized and either he or the other supervisor would call me back on the 11th. Well this is May 15th and I have heard nothing. If I check the status on the automated it states there are several documents missing and I will receive a letter with instructions, it has been almost 4 weeks since they told me this and nothing.
I have called numerous time on the May 14th and 15th trying to talk to someone and I am on hold for literally 40 - 45 minutes or longer if I would hold. I tried the option 1 to leave a message and that just disconnects me or nothing happens. I emailed my client rep on May 14th and then again May 15th asking her to call me. Nothing! I don't even know what to do if I did record the POA as far as contacting someone to tell them etc. I cannot believe the way this was handled, I was trying to expedite the process and do the right thing for both my father and Suntrust. There are some real issues in this department and the staff and procedures. Suntrust is losing money on this. If they would get this process finished and put it on the market they could sell it now and not lose any money.
I have tried to get a phone number for corporate Suntrust to talk to someone about how the Home Preservation Department handles things. I can't find one so it appears corporate does not care so they do not take calls. It is a shame because my father who is a 3 time war vet and is 94 years old had never I mean never missed a payment with them. I tried for over 7 months to sell this house but it just was not the right market. I would never recommend Suntrust to anyone, ever. If someone did contact me from Suntrust I would be glad to provide every person's name, date and time I have talked to.

Unless you enjoy incompetence and stressful experiences do not engage in any activity with Suntrust Mortgage. After weeks of submitting and resubmitting the very same paperwork I was told we were heading to closing. The day before closing I received a phone call from someone in a call center to say my loan had been declined! I cannot put in words the bizarre experiences I had dealing with the loan processors. The entire process was a nightmare!!

My folks had their mortgage with SUNTRUST for years. Three years ago my father passed leaving me the executor of the estate. My first experience working with SUNTRUST (nightmare) wasn’t healthy. I found out the folks were paying 6.5% interest and at the time interest rates had dropped to 2.5-2.9%. I tried SUNTRUST to work with us to change her interest rate, which would have saved mom about $200-300 a month...
After reading the different reviews I found that I wasn’t the only one who has difficulty dealing with SUNTRUST and my complaint is the same: didn’t receive the documents, or (something I don’t understand is a company whose inter-office network doesn’t communicate) paperwork in one office is not share with another facility within SUNTRUST. After two years I got her mortgage refinanced to 2.9%... but not without costing me an extra $50 in certified mailings so I would have proof of them receiving the documents.
This past year they have billed the estate an extra $120 for “late fees and other fees” and I have written for an explanation why and not response. Oct-Nov were late, but I included the late fees; I was charged a late fee in December because they returned the cashier's cheque. I did receive a notice of a missed payment in December and I returned the rejected cheque in January 2018 and it was cashed... uuummm!!! Now mom passed in September 2017 and we are going through this whole mess of dealing with SUNTRUST again. I thankful that dad and mom had their things in order, only wishing SUNTRUST had theirs in order... not a satisfied customer!

We are so upset with this new mortgage company we were forced to move to. We pay all our bills at or around the same time each month. SunTrust has charged us numerous late fees when our bank sends via mail our bill days on time and long before the final due date (no electronic payment with our bank and ST). Just this last month, our bank sent the check on April 3rd. ST cashed it on the 19th so we were charged another late fee. Our final date on the contact says the check must be in ST hands, not cashed, by the 16th without a late fee.
ST is the ONLY bill that arrives up to 16 days after it is mailed. All the other bills paid by the bank take on average 2-4 days to arrive across the country. When I called ST, I got nowhere. One manager said it was the PO or our bank that causes the delay. I asked if I could get all what he told me in writing, but the manager (I have his name and ID and a witness to the conversation) said ST does NOT allow the conversation to be sent via email or in writing. WOW!!!

My loan was sold to Union Bank, I was not notified until I got a call from Union Bank asking where my payment was. I have proof I made it to Suntrust but they did not forward to new bank. There is no way to contact them other than online and they have not responded to multiple requests. When you call the customer service line and go through all the prompts to get a live person it sends you to another voicemail asking you to enter your box number which is ridiculous. I have the funds to make another payment to Union Bank and have done so, but what about the families who don't? These guys should be forced to have a number where you get live help. It is not okay.

Suntrust bought my mortgage, so I only have experience with P&I payments and paying off the loan--I can't review their underwriters, etc. I did not use them for escrow, so I can't comment on their handling of that, either. I aggressively paid down my loan for the last year, sending them large payments with a few months over $10k. They received those payments as a direct payment from my checking account just fine. But on the final month, they rejected my payment and sent no notice to me. I called them inquiring about it because I didn't see my balance go to zero. I was told that they had received my final payment, congratulated me on paying it off, and it should take a day or two to post. It didn't post.
Instead, they have a policy that any payoff amount greater than $5k would only be accepted if it was done by wire. They blamed the reason for that on "costs to close the account." If that were true, then they wouldn't require it for final payments less than $5k. And it wasn't a problem for my earlier large payments--they accepted and cashed those just fine. If I had instead paid (as usual) all but $1 and then paid (as usual) a final payment of $1, everything would have been fine and I wouldn't have needed to buy a wire.
In the end, I had to pay a bit more interest, which isn't really a big deal. They couldn't confirm when they could receive a wire, so I had to pay more and then wait two weeks for the extra to be refunded. Also, that doesn't really bother me too much. Once they got the wire, they took care of everything, sent me my refund, etc., properly. However, the simple practice of discouraging people from paying off their loan, making it difficult to do so, not informing me of rejection of my payment, having employees who don't know the rule, and then told me bad information that my payment had been received IS a problem.
Another problem is their online security. I had an online account with password which they decided wasn't good enough. I don't care for companies going to stupid lengths for passwords because when they are hacked it's not because people didn't use special characters, capitals, greek letters, or emojis. It's because the company's system is breached and individuals' passwords are stolen. Also, their 'security' questions were entirely made up things I couldn't answer or the answer might change over time. How am I supposed to remember what my favorite food was decades after signing up for an account? What it tells me is they don't actually care about real security or user experience. They were given some generic advice & probably a bad list of security questions and rolled it out without even reviewing or testing it. In the end, I don't like them or trust them. I will not do business with them again.

I have a fixed rate with this company, for the last few years they have been raising my monthly payment. 2017 they increased it twice. I called. They claimed it to be the insurance, I called the insurance company they said my insurance did go up slightly but not enough to make a big difference, they changed a couple of things which dropped my yearly insurance of less than $200. I called Suntrust back, informed them of the change in order to lower my monthly payment, instead of lowering my payment, they increased it, WOW.
Extra money has been paid towards my account to help bring the balance down, the extra money paid never went towards my principal. My escrow account keeps coming up short, they take money from my escrow that is used for paying my homeowners insurance and taxes which leaves my escrow account in the neg. This has been going on for a while, I have called and called and called in order to get it taken care of, it's nothing but an argument with them, they get me so upset and angry I cannot longer call them. Today my escrow is short again and they are saying that my mortgage is going up again in Jan 2018. I bought my home in 1995, since Suntrust taken over my loan it has been nothing but a nightmare. Is there any good attorneys out there that can help with this and stop Suntrust for extorting people such as myself.

In May, we wrote a contract for a house financed by Suntrust Mortgage. The bank had an approved price of $675k, and we offered $649k which was a very reasonable offer considering comparables. The short sale processor said it typically takes 2-3 months for an approval, so we literally went homeless for a month as we had sold our home July 25th and were anticipating a closing date of August 25th on our short sale home. Throughout those 3 months Suntrust lacked in answering calls and responding to messages left and lacked in giving the short sale processor or seller updates on the process. Instead I believe our contract sat on someone's desk for 3 months untouched. I say this because around August 30th, we received a letter stating that a short sale negotiator had been assigned to us on behalf of the townhome we had sold a month before and no longer owned.
After much digging, Suntrust admitted that since our previous loan had been with Suntrust, the mortgage employees inadvertently sent the short sale paperwork to a file for us and not the seller. Obviously this didn't help move the process along either. That should have been our sign to leave since there was that much incompetence at the bank that they confuse the seller and buyer in the short sale process.
We then continued waiting another 1.5 months only for them to tell us they will only take a sales price of minimum 720k. Then why did the bank have the agent to list it at the price of 675k 4 months prior. There is no way, the house appreciated 45k in 4 months when fixtures have been removed, maintenance hasn't been done, and house prices have dropped. I am appalled at how unprofessional and unresponsive Suntrust is. They have put my family of 5 through quite the ordeal the last 4.5 months when they could have easily rejected the price from the beginning and saved my family many headaches. What a disgrace Suntrust Mortgage has been.

I have been with SunTrust Mortgage for quite a few years and I'm one of those homeowners who was offered by them a modification to receive lower payments and a lower rate. So, I applied for a HAMP modification and they lost paperwork numerous times, told me to continue to resend documents that they received in overnights, faxes as well as emails. They finally acknowledged paperwork when I brought in other agencies to see what they were doing and violations being made.
Then they gave me a written trial modification that was never permanently modified due to them breaching the contract and service transferring me to Select Portfolio Servicing known as a Predatory Lender. I am definitely trying to locate an attorney for a class action lawsuit against this type of fraud and abuse. This starts with a Customer Svc woman in the payments group... no customer service skills AT ALL. Never once made a supportive comment towards me/Houston FB post: I've heard great things about folks being able to defer mortgages and other bills while Houston/families get back on their feet. It is one less thing to worry about. My company, Sun Trust mortgage, is a bunch of jerks (in case you have them). They will allow you to skip up to 3 months of payments but at the end of that you owe all 3 months plus the next month. Sun Trust Mortgage Company let my escrow expound account get completely empty & then raised my mortgage payment so much I could no longer afford it & had to sell my house & buy a cheaper one! Thanks a lot! I told my new lender if they sold my mortgage to Sun Trust I would sue them. They can sell it to anybody but Sun Trust.

For over five months the loan processor and I worked tirelessly to please the underwriter. I spent $ 3,415 for inspections and updates on a house that I was trying to purchase. After 5 extensions I finally received my congratulations letter and the final closing date. Two days before closing I received a call saying that the loan was denied by the underwriter. The processing manager's response was "Don't shoot the messenger". How could I pass every inspection and improvement on the house, have good credit, a steady income as a teacher for 25 years and be a risk? Are you kidding me? Suntrust has terrible underwriters who make you jump through every hoop and obstacle just to deny you after at all the time and money wasted on the loan process. Do not use Suntrust unless you have time and money you want to waste.

After paying off the Suntrust Mortgage Loan the standard response on getting a refund on the retained escrow account "Standard Procedure is 15 business days. After payoff you will be sent a check". There is no excuse for something like this other than loaning Suntrust interest free money. Doing business with Suntrust Mortgage has been a 14 year mistake!!!

Just had my home equity line up for renewal. They sent a rookie appraiser out who appraised $200k less than market value. Despite supporting documents from previous appraisals and recent sales, they wanted to reduce the line by $50k. I don't have a balance but use it for short term financing on real estate transactions. In a 15 year+ relationship, I have never missed a payment.
I have a credit score of 835, have had the line for 10 years, have banked with SunTrust all that time and they let an incompetent appraiser reduce my equity by $200k with the stroke of a pen and expect me to just accept it? I don't think so. Never mind that I have over $80,000 in cash in different accounts with them, and a business account that always has over $100k balance. I have a commercial mortgage coming up for renewal early next year... It's time to look for a bank that understands relationships. SunTrust is NOT it.

I simply ask SHENRIKA ** why you guys paid my insurance again in April when it is already paid in August 2016. I believe she doesn't know where to look for the answer so she become defensive and being unprofessional and instead of answering my question! The agent before her wasn't helpful as well. At this point I don't know why I am paying $115.52 instead of $960. I don't feel safe for this company to manage my most important assets. It's very frustrating!! And my insurance company Allstate customer service line just verifying they been overpaid but why? My insurance is not due until August 2017 and to have not make any change.

I tried to submit payments on their website then it says I'm late and I wasn't. But didn't let me submit because I'm so called "late." I called multiple times during their so called business hours and they can't take the call-a recording. Finally get a hold of them and made even an extra payment. They ask me why I couldn't pay, and do I need assistance. "No I've been trying to pay" I said. Not good enough so they reported it on my credit score and went from Excellent 700+ to 600+ "Fair and Needs work." All that just because they don't know how to accept a payment but then they get all active, add the late payment charges and report it as fast as they can. I'm going to attempt to refinance with another mortgage company BUT... kinda hard to do when they knocked my credit down.

Worst experience ever- Suntrust Mortgage Charlotte NC - Took weeks and weeks to supply their never ending paperwork requirements only to be denied. Then received an email from my initial contact person saying I should NOT have been denied and that the Underwriter manager would personally handle my file and "rush" it thru. Two more weeks go by and I'm finally contacted by another person who says my application has to start all over again and here is a giant list of required paperwork. I showed her the email from Suntrust where it said otherwise to her astonishment then another manager calls and says it doesn't matter what that email says. I have to start all over again.
I already have a mortgage with Suntrust with a family member and we have never been late in nine years. I am sure they just didn't want to give up my higher interest rate existing mortgage and did everything possible to delay and deny me. I have never been thru anything like this with a company and I've bought and sold a lot of real estate. Many heated words by myself and the manager ensued- I will NEVER use this company and hope the whole world knows they are liars and crooks.

This company is very dishonest. When an appraisal was ordered for 450$, they send a bill out for 750$ which was not the agreed upon amount. Once the appraisal came back to remove the MI, they would not remove it even though the numbers clearly showed the MI should not be charged anymore. Stay clear of this company!

After paying my mortgage promptly for 10 years, the mortgage was about to adjust and double the payment. I had become unemployed and unable to locate a tenant at all. I called Suntrust Mortgage multiple times to try and resolve the situation until the house could be sold to cover the mortgage. They basically ignored my requests, would not agree to any modifications and negatively impacted my credit report even though I had presented a short sale offer that they had yet to respond to. I went from an upper 700 credit score to upper 500 because of Suntrust Mortgage. All in all, I would say they are the last mortgage company you should go to when seeking a mortgage. They will not help you if you get in trouble and they will do everything to destroy your credit.

I recently spoke with Suntrust regarding refinancing. After disclosing comparative rates, I was informed by the loan agent that I should simply stick with my current loan with them, an interest only loan, with an adjustable rate. "Do the math" was his amused response. Really. Our credit scores are 804 and 760. The loan agent neither offered to refinance or negotiate a rate, simply spent time amusing himself, admonishing me and mocked me for wanting to pay down the note and get a 15 year fixed (duhh). The fact that he was from India was especially annoying, getting a lecture from a foreigner. Outsourcing... Another reason to avoid doing business with them. Keep it in the U.S.A. WTF. Speaks volumes about Suntrust and how they seem hell bent on driving away customers. Good luck with that.

This is my second refinance with Suntrust. First one no problems. This time has been nothing but horrible. I signed up for bi-weekly auto payment however because only half a payment is made at a time my account always shows past due. I receive 3 or 4 phone calls every day and have also received two letters stating my account is past due. As a result my credit score has gone from 813 to 726 in just 2 months. Suntrust tells there is no issue. That is total BS. This is the worst bank ever to deal with. Once I find a good alternative I will pull all of my money from this bank.

SunTrust bought our loan as of Dec 1. Having been in the real estate business for years and having heard the horror stories of sold and transferred mortgages and people finding themselves in foreclosure shortly thereafter, I made and kept meticulous notes on the transfer process. I had to sent a paper check for the December payment. Fine. I wanted to set up ACH payments ASAP, so I meticulously set up the paperwork. I received another letter stating my ACH payments would start Feb with a payment of **. Fine. In the fine print was another message saying they would also pull an additional principal only.

Loan officer kept overlooking important details since the very beginning. His poor understanding of IRS tax law and subsequent ability to analyze tax return forms eventually costed me losing a house I wanted along with my security deposit. The bank would come up with their own ideas and assumptions despite providing the evidence of them not being accurate. My accounter spent hours educating him over the phone on certain nuances. However that did not work as well. I recommend to avoid dealing with Suntrust Mortgage department.

Several years ago I obtained a mortgage via Suntrust at a time when a well respected colleague worked there. She left a couple of years later because she said the place was falling apart. Since then, every single transaction I have had with them is delayed, done wrong, or generally mismanaged. I would say that 4 out of every 5 employees are incompetent or the system is so messed up that employees can't make sense of it.
They are currently holding up my refinancing with another bank by refusing to send paperwork showing that my equity line has been paid and closed. They say, "we meet the letter of the state law and we can delay this release for 30 to 60 days if we want." They are either chronically behind, understaffed or intentionally forcing me to pay them two additional mortgage payments before the refinancing can take place. Then they try to pressure you into refinancing with them. It doesn't matter if you deal with them online or go to a local branch, none of them seems to know what he/she is doing. It's not a bank; it's a racket.

Based off my experience and many colleagues I will not be using SunTrust Mortgage again. My experience with SunTrust has been horrible. I am in the process of building a new home and I was banking with a representative Mark ** in Tampa Florida area. Per my colleague's recommendations, I went with SunTrust. With my excellent credit they were giving me loan rate of 3.4 percent. At the last minute in 54 days prior to my closing he tells me that the rate is now 4.3. Come to find out he has done this and tried to do this to every single one of my colleagues at the last minute to get more commission. SunTrust left me without a mortgage at the last minute prior to closing. I went higher up the ladder to report him and with more delays they are now trying to close. Extremely unprofessional and unreliable.

Suntrust mortgage is the worst company I have ever been a customer of. When my husband lost his job they told us we did not qualify for loan modification and we could only do foreclosure or short sale. We chose short sale, but they said "You have to have no income." I was pregnant at the time and we were living in the house because it was better than the streets. Well, if there is no income, there is no money for utilities. We had to move in with family and now we are in debt. Turns out, we qualify for the HAMP program and the information they told us was false.
Now my husband and I are fighting to meet the deadline for the HAMP program before it ends and they won't answer our emails or calls. Anytime we needed to send in information they would lose it or only give me small pieces of information at a time and would get rude with me. I was lucky I didn't lose my baby with the amount of unnecessary stress they put me under. Seriously, how are these people still a business? They just did a settlement for unopened HAMP program applications for 320 million dollars. If that isn't bad enough, they are a major funder of the DAPL. Avoid them like the plague.

Suntrust mortgage pulled my escrow funds to pay for back taxes on a brand new property due to builders going bankrupt, causing an escrow shortage on my account. No help from loss legitimate unit, which caused me to file bankruptcy. My case was dismissed 9/2016. Now they are saying I owe 1 month mortgage. Sent in all my receipts and Shannon called from the President's office about not receiving paperwork faxed to them through a Suntrust bank. She then stated they received the payment coupons I faxed but they may not be sufficient enough to prove my payments have been cleared.
During my bankruptcy I made 2 payments short of 12 cents total and they filed a Motion to relief of stay on property for 12 pennies. Can someone explain to me if they came after me for 12 pennies, how can I get away with missing a whole month payment? This company should be out of business for taking so many people who work so hard to pay their bills ON TIME. Also they need to feel what we feel by doing us the way they do. I don't know how they sleep at night. They also reported 1 missed payment to the credit bureau, after the investigation it was removed but they claimed I still owe 1 payment.

Even when your first mortgage is with Suntrust to refinance they act like they do not know you. Request you give them the average amount in your Suntrust bank account, give them history on your loan then eventually when you tell them you have all this including employment profit of direct deposits yet they want paystubs then 45 days later at closing, no one from Suntrust shows up then you are delayed because their lawyer was not given the proper payoff CD then it takes them three days to get you your cash out monies owed to you. Lastly, you won't have access to your new loan online as they have major glitches when you refinance within the same bank and it's been 40 days and they still can't get me access. Oh the best one is while this is going on just this week 45 days or so later I get a letter they sold my loan to Fannie Mae. You are treated as a number with Suntrust bank.

My refinance with Suntrust has been a nightmare like no other. I've always read the horror stories but to actually go through it yourself is a totally different thing. I feel lied to because I was told my mortgage wouldn't be sold like the rest of the mortgage companies do. I feel lied to also because it has taking forever to close. The process has been getting dragged longer than a regular mortgage completion takes which is ridiculous. The exact requirements weren't laid out in the beginning as they should have been. I should not receive last minute inquiries about things that I weren't told about from the beginning, especially when I fully explained my quitclaim deed situation. They haven't been treating me like they value my business or even care about me closing on the house. I should of went to another company.
I started my application on July 27,2016 dealing with Suntrust Agent Robert **. I was told by Mr. ** that not only would the refinance be a fast process (45 days or less) but that Suntrust also wouldn't sell my loan to another company like most mortgage companies. My refinance was different from the normal because the mortgage wasn't in my name but the title and deed of the house was, because I had performed a quitclaim deed with the previous owner about a year or so ago.
I explained my situation to Mr. ** telling him that I had been paying the mortgage through the previous owner since her name was still on the mortgage. I was giving a list of all the necessary things I would need, and I was sure that I had reached the necessary requirements. So I proceeded with the application, I had the property appraised and received its value on 08/30/2016. From here the process is solely on Suntrust. I was introduced to Patrick ** as my loan processor.
Over the weeks we would exchange little updates or items that he would need. I was told on October 5th, 2016 my proposed closing date was 10/24/2016. Before 10/24/2016 they asked me for an insurance policy on the house. This is where it gets even better. I Stated to them that I already pay the mortgage which includes the insurance, which is one of the reason why I'm trying to get the mortgage in my name to begin with. They insisted that I get the previous owner to add my name to the mortgage.
If the previous owner is an ex-girlfriend how cooperative do they think the person would possibly be? So I was forced to set something up with my insurance agent. I thought this would be it but of course they asked for some last minute documents, which this time was just the mortgage statement for the last 12 months. I mind you the mortgage isn't even in my name at this point but I did have access to account so I was able to print out the necessary documents. So they changed the proposed closing date to 10/28/2016. Long week of silence, finally heard from them and they stated the proposed closing date would be 11/04/2016.
On 11/02/2016 last minute of course I receive an email stating that Suntrust needs to see statements from my account showing that I paid the mortgage. Which makes it very tricky because in the beginning I was just paying cash to the previous owner, then afterwards I began to send transfers from my account to the previous owners account, then I set it up so Wells Fargo could just take it out of my account every month. So that was fine because I can actually show that, but my big question is why didn't they tell me this was necessary in the very beginning when I explained my situation. So because I paid cash sometimes I couldn't use those months, I had to use the transfers and the ones that came out of my account.
But guess what they wanted the previous owner to write a letter confirming that I paid the mortgage on the specific dates that I said I transferred and it had to be signed and have contact information available. Once again the previous owner is an ex gf, how cooperative do you think this person will be. You know what they told me? If I cannot get the letter sent by the previous owner then I cannot proceed, it's nothing they can do, and their sole reason being that they were going to sell the loan to Fannie Mae or someone who has certain guidelines. But wait, didn't Mr. ** tell me that SunTrust keeps the mortgage loans and doesn't sell them? So that totally pushed me over the edge.
They also wanted credit inquiry sheets signed. I could only verify a few because I had combined some lines of credit but the rest I didn't do. I sent all the completed items back on 11/08/2016 and the previous owner responded. I didn't get another message until 11/17/2016. And it was about another credit inquiry pop up, so I ended up having to send statements about the combined credit lines back, but once again I'm just sitting around waiting. It's no reason a refinance should take longer than a first mortgage loan ever. I really wish I went somewhere else to refinance but it's too late. Wish me luck. 3 months and counting.

My house suffered severe hail damage on July 28, 2016 requiring the replacement of three windows, a sliding door, gutters, siding, and the roof. My insurance company issued a $25,600 check to me and Suntrust. I secured a contractor who has replaced the roof and siding damage. Suntrust has come up with every excuse possible (paperwork) to not return the funds as of November 6, 2016. They will not inform me of the issues for weeks, until I call to inquire about the check.
My husband owns another property in the area that also suffered severe damage. He has a different mortgage company. The same contractor repaired that house using the same documents that were provided to Suntrust. His mortgage company returned his funds in a timely manner. The contractor is now asking for payment for the roof, and I don't have the money. I plan to refinance as soon as I get my check. I am very dissatisfied with this company.

An appraiser showed up at my door to due an appraisal because of a claim that I was behind in my payments and they were getting ready to apparently start a foreclosure. That information was total outrageous as the mortgage is current and hasn't been delinquent in over 3+ years. There is nothing in arrears. Not only is the claim wrong they didn't even notify me that there was going to be an appraisal and why. This mortgage company is horrible. Sent in over 400 pages of paper on three separate occasions to see about a refinance under HARP and after sending in the application 3 times in a year, they said: "oh, you have a VA Loan and it isn't eligible for refinance under HARP." This Bank is something you want to run from - don't walk!!!

Have had nothing but problems with this company. I was a month and 1/2 late. They taped a large envelope to my security door, that peeled the paint off. The girl told me, "If you paid your mortgage on time we would need to tape anything on your door." She told "File all the complaints you want. Nothing will happen."

Suntrust Mortgage is the worst and most unprofessional mortgage company out here. They are clueless and just do not care. They keep charging me more money for a "escrow shortage" twice a year!!! It's a scam!! My property is located in Newark NJ and I went several times to the city to verify my taxes and they told me over and over again that there is NO change. Suntrust Mortgage just keeps raising my monthly payment and keeping the money. I called a million times and they are always "investigating", "following up", etc. I hate that I have to refinance and spend money in order to leave this horrible company. I'm even thinking on going to talk to them in person wherever they are because it's just an abuse. I want all the money back that they kept during these "shortages". I will get it back.

Let me begin by saying I am a perfectionist. On paper, I look great. I have amazing recommendations from all of my bosses in the past 6 years, I have maintained a 3.8 GPA while balancing a full time career as an analyst on top of the full class load, and, most importantly, I have never missed a payment. Let me reiterate that final point: I have never missed a payment on a credit card, an auto loan, the financing I did for my laptop, or my medical bills. For a 25-year-old, I had a pretty shiny credit score.
In May, I figured, "Hey, why not refinance my auto loan with Navy Federal Credit Union for a much lower rate?" I did just that. I presented the check from NFCU to SunTrust to pay off the remaining balance on my account. At that time, I also began paying my loan to NFCU. SunTrust lost my check. Okay, well, that's a pain, but mistakes happen, right? I'm a pretty patient girl. I understand that things can go wrong. To ease my concern, I was told (by at least 6 different bill collectors) that, due to the extenuating circumstance, nothing would be reported to the credit bureaus. My mind at ease, I reordered a second check from NFCU and brought it back to SunTrust.
At this point, I was looking at a letter from SunTrust, threatening to repossess my car (this is after daily phone calls, harassing me for payment on an account I no longer had). Just to stay on the safe side, however, I made one final payment in order to keep my car in the driveway. A few days later, the calls stopped, my mailbox was vacant of SunTrust envelopes, and I was finally, after 1 month, in the clear. Fast forward to today (about 2 months since this all began). I am finally able to afford a mortgage as a first time home buyer-- exciting, right? Nope. My credit has since dropped to an extremely poor rating because, although SunTrust lost the original check, every debt collector that called was reporting me to the credit bureaus.
While I was happily making payments, after all was said and done (supposedly), I was still being reported to the credit bureaus. I am a perfectionist, I have never missed a payment, I have a 3.8 GPA, and my credit score is a hair above 600 because SunTrust lost a check and refused to take responsibility. ***Disclaimer: There has been one SunTrust representative that has been helpful, and he deserves all of the praise in the world. It's just unfortunate he only has so much power to help me with this. That kid deserves a promotion.

I wish I would have read these reviews before deciding to go forward with refinancing with SunTrust (misnomer). They already owned our loan so we thought we would give them a shot at keeping it. It's nearly 3 months later and we still haven't closed. Our credit scores are extremely high and we make plenty of money. These people are either completely incompetent, shysters, or both. We are completely frustrated. If you are reading this, pick another company. Zero stars if possible.

I took an auto loan from Dodge dealer in Dallas and I told them I am going to refinance to some other bank which gives me lower interest in next week. They accepted for that when my loan was being approved. Now they got me loan through Suntrust bank. I called Suntrust bank today stating that "I want to refinance to other bank so could you please send me the detail like payoff and 10 day interest, etc." They denied my request by saying I cannot move to other bank until I make at least 6 payments. How can they stop me from paying off my loan amount and moving to other bank when they haven't specified me in the first case when I took the loan? And customer care have least knowledge and they keep transferring to different departments.

Suntrust bought my mortgage 3 years ago after I refinanced and it has been a nightmare ever since. They shouldn't even be allowed to call themselves Suntrust because I absolutely do NOT trust them. Every year I have an escrow shortage and they send me a bill saying I can either pay the shortage to keep my monthly payment lower or do nothing and my mortgage payment will increase. Every year I pay the shortage, they cash my check, and then send me a bill for the HIGHER mortgage payment including the escrow I had just paid them. They are total scammers!!!
I have complained about this problem for 3 years and all they have done is LIE to me repeatedly and tell me they will look into it. I've also asked why my escrow is short every year when this is not a problem I've had with other lenders in the past. Again more LIES that they'll have someone look into it but they never do. I've called the "executive office" more times than I can count, but they are the worst. They are completely useless and deliberately LIE and couldn't care less about actually providing any real customer service.
I've talked to Nicole ** several times and she tells me she'll call me back but of course she NEVER does. One time she even went as far as to tell me she put it on her calendar to call me back. JUST ANOTHER DELIBERATE LIE. I've sent emails to the asksuntrust email address - ALL IGNORED. I've posted on their Facebook page but when I told the TRUTH about their horrible customer service my post was removed and I was blocked from posting on their page because they determined it was "inappropriate". Only Suntrust would think telling the TRUTH was inappropriate!
I sent an email through the website requesting customer service and someone named Leslie ** keeps responding with useless, canned responses instead of any actual customer service. I've filed complaints with the BBB, the CFPB, and the VA Attorney General and still cannot get my complaints resolved. I don't understand why the AG won't put them out of business or make them resolve customer complaints. This is completely unacceptable! These people have absolutely no business being responsible for other people's hard-earned money.

In the last 25 years, I have done multiple mortgage transactions and this is the worst broker/agent I have dealt with. She makes so many mistakes, promises to do things by certain time and does not follow through, and put our whole transaction in jeopardy. She would not give us all the details of paper work needed at one time; they kept on dribbling through; even after providing the documents or collateral needed, she could not track them. At the time of the closing, the title company folks were also so frustrated about her lack of preparedness.
Before the closing, I found mistakes in simple calculations (such as adding charges for termite inspection already paid or homeowner's insurance premium). Even after I submitted and reminded twice, the paper work was full of mistakes at the closing. The amount of dis-organization and a lack of follow-through was appalling throughout the process. An example -- I have email threads (and text messages) where I requested the details of docs to be submitted or requested confirmation of what we submitted fit the bill; Michelle will promise to get back next day but nothing will happen for a few days until I had to send repeated reminders.

These people are the worst and do not care about their customers and have a lack of respect for people's time and money. I am selling a home and my buyer obtained her mortgage through Suntrust. My buyer was approved for the said loan amount from Suntrust before she signed the contract for my home. That was back on April 11, 2016. It is now June 6 and we are still waiting for a clear to close from this bank. They have lost paperwork, they have changed underwriters, they have delayed the process in so many ways possible and at the expense of the customer. They don't return phone calls, they don't call when they say they will, they don't communicate.
It's absurd that we are waiting all this time to close on the house and then last minute when you think you are done more things come up. :( Not to mention that as the seller of this home I am waiting for this to close so I can purchase my new home. :( I have had to extend contracts on both deals 4 times. Mortgage lock fees have been incurred as well as storage fees. On the "original" date of closing there was no communication by Suntrust that they would not be able to close. So all parties about to go to closing that day and lo and behold we got the surprise that - hey we need more documents. This bank is just awful. They need to go out of business or fix their customer service. They can't survive treating their customers like this.

We took out a loan for a new home in 2005 through Suntrust Mortgage at close to 8% interest. We were told we could refinance in 6 mos. Of course, this was right before the housing crisis - and that did not happen. The mortgage was **serviced** by Suntrust and was an "interest only" type of loan. Over 10 YEARS we tried to refinance after upgrades to our house. Suntrust kept telling us: 1. Your home is upside-down; and 2. The entity that gave the loan will not be able to help you. (WHO IS the "entity"???) NEVER in 10 years was provided that information!
Suntrust NEVER had our home reappraised!! After 10 years of harassment (automated phone calls) if a payment was "late" (past the due date, but well in the 2-wk. grace period); credit ruined if a payment was missed AND NEWS that we now had principle to start with our mortgage payment - with a $1000.00 additional payment to our mortgage - we had been exhausted!! NO ONE at Suntrust cared about us!!! We paid 10 years on the loan and they were NEVER open to helping us refinance.
We contacted another loan company and lo and behold, a VA appraisal came back that was $8000.00 ABOVE the original home value!! So, we hastened to refinance. THEN we were owed **escrow** checks from Suntrust. We were told the checks had been mailed out on April 30. 10 days later - NO checks coming from 55 miles away showed up in our mail!!! Our post office said we should have received that mail in 3 -4 days.
When I called Suntrust mortgage, I was told to "just wait." REALLY??? On MY money??? Then I asked - "Why did you not mail my checks certified mail??" The **supervisor** told me over the phone, "probably because Suntrust is trying to **save money**." I am furious with Suntrust Mortgage! They take your money...period!!

I tried to get a mortgage refi through SunTrust (they reached out to me via e-mail asking if I wanted to). I was told the closing costs would be approximately $2,000 and could be rolled into the loan. Of course I had to pay a $500 fee to get the process started. Then they appraised my house and decided I'd need an additional $6,800 in closing costs to refi. Shysters. Of course I didn't refi. I'm going to just wait a year or so, sell my house (which I was going to do eventually anyway) and you can bet your sweet patootie SunTrust won't have the mortgage on the new place.

I use to be a mortgage broker and had inside contacts for Suntrust and specifically their home equity loans, and even more specifically, their home equity loan called the "Access 3" HELOC. Anyways, I was told when I acquired my Access 3 HELOC that the first 10 years would be interest only payments and then after the first 10 years the mortgage would be set on a 20 year amortization (repayment) schedule. Being a broker, I also sold this loan to many, approximately 100, clients who also wanted a HELOC. Well, to my surprise, after the first 10 years of payments, my loan payments changes, as I was prepared for, HOWEVER, my payment QUADRUPLED! My loan was now on a 5 year repayment schedule! So, instead of my balance being due over 20 years of principal and interest payments, Suntrust has me repaying 80,000 in 5 years! Not 20 as I was told, and what I unfortunately passed along to 100+ clients.
I can barely afford, and even that is a stretch, my 1,700 monthly payment, instead of the 375$ monthly payment that I made every month the preceding 10 years. I'm just wondering if anyone else experienced this with their own Suntrust home equity line of credit? Lesson learned: quadruple check any changes in your mortgage or it will be your payment that quadruples!

My father, myself and husband purchase a home during the mortgage crash in 2008. We have never missed a payment until my spouse had an heart attack in October 2015. We had only one income coming in and did pretty good for a few months. Then we were late one month. We got letter after letter and warnings. I asked to make partial payments, they would not do it. They said we had to make two full payments for the month we missed and current month. They suggest HOPE which is a joke. In my area they do not service and then sent paperwork for hardship which involved a lot of information that is not necessary when they have all the information.
I tried to make one month payment. They would not have it. It is as if they want you to fail. The representative was rude, condescending and thought she was my mother. Now you can defer a car payment during hardship, why can't you do this with a mortgage? After 7 years of never missing a payment they did this to us. As soon as my husband income comes in steady I will work diligently to get rid of this mortgage with Suntrust and go to another company. They want you to fail and will do nothing to help loyal customers. Suntrust SUCKS!!!

In December of 2012, my mother passed away. She still had 3 years left on her auto loan. Instead of turning in the car, I decided to keep it and make the payments. I called Suntrust the following month to let them know about my mother's death. I was told they could not talk to me without proof. On March of 2013, I had certified copy of death certificate and will in hand and went to the branch office on Duval Station Rd. The A.M. called to find out where she needed to fax the copies to and made a note in the computer system as to my name and address.
After faxing everything and received a confirmation notice, I left. in early 2015 I put in a change of address again listing my (same) home address since I have never received any notifications from Suntrust. I assumed I would have since I was late on a few payments. But never did. I made all but the last payment 9/2015 when I noticed in the payment book I was to call for the last payment. I tried to call and got nowhere.
3/2/16 I called trying to find the payoff so I could get the title and was told they have no way to confirm I have rights to this information or even give me the amount due so I could pay the balance. A bank that will not tell me the amount due so they can collect. I spoke with a man named Charles in recovery who said I needed to go into a branch and bring all my paperwork again... I have to lose a day's pay from the hospital I work at to handle this. When somewhere in that wonderful system of theirs is my information and my mother's information... what do they want? Are they trying to take back a car that has one payment left??? Are they taking on more money because of their errors? All I want is to pay off the car, get the title. This should not be so complicated since I took the steps in 2013 to see to it everything was in order.

I had the typical experience with Suntrust in that I did not choose them as a company but instead they took over my loan. The first few months were acceptable however upon reviewing my statement my monthly payment went down by $200.00. Upon looking into it they were miscalculating my taxes and shorting my escrow account. I spoke to them numerous times and they claim that the amount they are deducting is correct. However they do see that I paid out more in the previous year. They sent me over to a tax specialist (Chip) where I was told he would look into it and let me know his findings within 14 days. 20 days later I called back only to be told they had not gotten to it yet but that they would. Another month has come and gone with still no answer or admittance to their mistake. FYI - They have also added a $15.00 charge for faxing the current amount due to a prospective new lender.

I have a complaint with Suntrust Mortgage. They say one thing and do another. About our loan, we were told we could restructure and/or so something else by Danielle **. Then Albert ** calls and says we were denied without an appraisal. So how can that be? How can people who work together money out of you for appraisal then credit check and deny you, when you have been with this company for 13 years, making payments on time and on the program by weekly?
I did all this for 4.25% interest. Oh well now I will take my house and get it refinanced someplace other than Suntrust. You people can **! I know nothing will be done, because this is how banks or financial institutions treat us middle working class. When I first started process I DID mention to my Albert **, that the reason you claim you have so much money to refi is because you it's a pity for the consumer to jump thru all hoops. Paperwork is so redundant. Then after months the consumer is denied. I so hate what your institution stands for, which is nothing. Now that you screwed me on an appraisal and why won't you tell me what the amount came in. Which is high. Did you even get it??? You can mark my words that I will take my house to another bank. In process of doing it now. Thanks for nothing!!! I am so upset. I know you don't care but I want the world to know what kind of institution you all represent.

We bought our home in April of 2015, our mortgage was sold to SunTrust around July. Escrow was analyzed and rebalanced incorrectly after the first month because of incorrect property tax calculation. It took weeks to straighten them out about it. Then in December they calculated flood insurance incorrectly and increased escrow by $491/month. Again hours were spent trying to deal with the issue.
Instead of correcting the escrow they sent another rebalancing that increased the monthly escrow amount by $278 and told me I owed them $1530.00 in shortages for the previous couple of months. We did not choose SunTrust our mortgage was sold to them. I wish I could get out but it would cost too much to refi. Every department I was sent to was more inept and ruder than the previous.

We were trying to get a loan on a home we really wanted. It was a week before we were to close, and they told us that apparently the flood zone of the home we wanted was different than what they originally thought. This brought the insurance up to almost $4,000 a year. They also failed to mention that we had to be insured before we were to close. Originally, they said we only had to have proof. Now they want us to pay them for closing and flood insurance, which I do not have adequate money for. Guess I'll have to back out of the deal.

They billed me for a return check charge. I send postal money orders. How did my FHA loan become a loan that was no longer FHA-certified? Why did they hold my money orders for over a month saying that they did not receive them and I need to resend them? I send postal money orders by Priority Mail. So if I can track their BS... maybe the post office can. One more thing if you can tape me for training purposes, I should be able to tape you for my training purpose when you make a mistake or account.

Suntrust Mortgage was making big mistakes and scared us off. Our credit rating is over 800. They kept our $650.00 appraisal money and all of our paperwork we had submitted. We went somewhere else and got the mortgage. We have gotten lots of mortgages over the years and this was the worst experience we have ever had.

I had the same problem as one of the other reviewers. I was one month behind and they put letters on my door. I made arrangements to pay and the same week that the payment was to be drafted. One of their collectors came knocking at my door to ask me if I had made arrangements. I told him that I had. They kept sending me letters even after the payment had been made. Now I admit, I usually use my grace period. Sometimes I even make the payment close to the end of the month. These people never really made an attempt to try to help me figure out if there were some other options to lower my payment. I will be looking to refinance with someone else in the near future. They made me feel as if they were ready to foreclose on me for missing a payment.

We have been at the Suntrust since 2004. Our credit score above 800. We were denied for a mortgage refinancing because the people ignore the international laws. Every month, through our Embassy in Washington DC, we have 2 pensions coming from France. These people from the Suntrust ignore the agreement between France and US. The double taxation does not exist between France and US. When the pensions arrive in US the taxes are withdrawn in France, so we don't pay taxes on these pensions in US. They denied us, just because we don't pay taxes on these pensions. Although it is an automatic payment on our account... It is not considered as a revenue. We were deny by an employee, on the phone!!! from Orlando... We did not receive any written confirmation for the reason.
My husband is a self-employed in his company. Never have an account at the Suntrust. They are incompetent, ignorant. So we closed our saving account, we refinanced our mortgage in another bank. We will have the equity we need and the automatic payment from the Embassy is cancelled, it will be done to my "new" bank. We are done with the Suntrust.

My husband and I applied for a VA loan in Sept, 2015. We were given 3 credit scores and then pressured into giving the bank $500.00 for an appraisal. I contacted Lynne ** and told her my concerns about giving that much money up front and then being denied to be able to refinance. Lynne first stated in order to start the process we had to pay this money up front and that the bank had set up the refi process to go through, more or less a fail safe refi. Lynne led my husband and I to believe this would go through so we gave up the $500.00 to her. Long story short we did not get the refi and when I told Lynne about our conversation, she bold face denied telling my husband and I that. Lynne told me she would go back and listen to the taped recordings and call me in a day or two and she hasn't! I also demanded half or full refund back because of her lies and she denied that too! I have never dealt with such incompetence at every single level of the mortgage process and I have had several mortgages in my time. They had to extend my lock rate 5 times because they couldn't get their team to do a simple HARP refi. They needed NO documents other than the ones I provided the same day as my application. They "lost" copies of my paperwork, they constantly blamed this department or that department for delays and no one could provide answers! 2 days after we closed I got a call from them telling me they couldn't fund my refi until I provided more information. My title company said "They are idiots" they funded the refi before you left our office".
A month later they called again asking for a survey of my property - which I had already provided twice. I think the nightmare is over but NOOOOO. 3 months later they send me a letter stating they don't have proof of insurance - it is the same insurance I have had for 11 years with them - but I send copies of proof. TWICE... I have confirmation that they received both faxes. Next I get the bill where they have added insurance. I am convinced that you must have single digit IQ to qualify to work for Suntrust Mortgage! God help you if you choose this company. Since this I have also done a refi with Quicken Loans and it was an amazing experience.

This company is not trustworthy nor is it willing to help when a client is in need of assistance. I have been with Suntrust mtg since December 2004 when my first bank sold them my mortgage. I first became aware of the difficulties dealing with Suntrust when I addressed an error in the zipcode on my monthly statement. I immediately called to get this fixed, and was told that the zipped they had was correct. The problem that I had was that the zip code they "assigned" had to be given each time I called in. After several failed attempts, I opted out of paper statements and went electronic.
My next problem with Suntrust was in March 2013. I anticipated a problem making a mortgage payment in April 2015 so I made two payments in March 2015. I made the payments and gave it a week to process. A week after, I discovered that only one payment processed. I called in to Suntrust and was met with issues regarding my zipcode they had on record as opposed to what i told them it should be. From there they claimed that I was not giving them my full information, and I quote said, "We cannot speak with you, the information you are giving us does not match the information on record". Understand, I was giving them my social security number, loan number, every bit of information that I could find on my statement, but according to them that information did not match theirs.
After six months, I was able to locate on my most recent statement the additional payment, it was identified as excess funds, and was applied to escrow. I called in to Suntrust, and was able to get someone on the line who did not give me the run-a-round and within two weeks, had the "excess" funds applied, and within a month and a half received a refund for the six months of late fees. I was on their Accelerator program for eight years with really no problems, until 2014. There was an illness, and then death of my younger brother. I immediately called Suntrust to inform them of the emergency, and also asked for assistance with the late payments that I would be making. I was informed of Suntrust's policy, which requires an individual be at least three months late before they can provide any assistance.
Just prior to my third late payment, I again made contact. This time I was advised that I was in foreclosure and in order to stop the proceedings I would have to catch up all monies due, including fees. I reminded them, I was calling for assistance with paying the money back. I was then instructed to fill out the application for a loan modification and to fax or mail the papers back. My immediate question was to ask if I could email the documents instead of mailing or faxing? I explained that I did not own a fax machine and mailing it in would take longer. I was told "no", but that they would send me a FedEx envelope.
Immediately, the problems started, I am retired military and receive disability pay, our pay fluctuates sometimes by a cent, that was discrepancy. If not it was that I had left off the suffix after my name, or the entire document was not centered on the fax sheet, of their toner was not dark enough, or the recipient did not receive said documents. Each time there was a problem, it would take up to a week before I received notice that I needed to resend documents, in which case I might have a new retired pay statement or disability statement. After months of faxing and or FedExing the documents, because Suntrust would always find a problem with the documents.
I filed a complaint and someone else at Suntrust looked into my complaint and assured me that I was able to send any and all needed documents via email. The next problem I encountered was that my representative in Escalations dept wanted me to send all images (pay statements, signed documents) to their Home Preservation Documents dept, which baffled me. My representative at Suntrust initially informed me that she was the only person that would handle my case. I decided to email her any documents needed, fearing they may again be lost or not received. The longer it took for Suntrust to process my application, the further behind I fell in my mortgage payments. I attempted twice to send in the past due amounts and both times I received conflicting statements.
My rep at Escalations claimed I could call in the past due, after I filed a complaint at Suntrust regarding the rep, I was informed, "No"! I could not send in any payments. I was informed, once my account was in foreclosure no payments would be accepted. I was finally approved for the loan modification December 2014. After all of the pain associated with getting the documents processed, I decided against putting the loan back at 30 years and came up with the money needed to bring my account up to date. The amount quoted by Suntrust to bring the account up to date was paid January 2015 and they cashed the check. I soon discovered, there was a $1400.00 fee on my March 2015. I disputed the fee, and was informed the amount I was quoted was inaccurate, so the $1400.00 was paid.
A few months later, I discovered a fee in the amount of $1256.00. I immediately called in to dispute it, and was told that I had accrued a fee of $500.00 for a home inspection when my home was in the loan modification process, yet no one ever entered my home and I never received a bill or statement in the mail. All of the other home inspections were $20.00. At this same time, Oct 2015, I discovered that I had be charged two mortgage payments, I called in to complain and was told that I had gone in to Speedpay and pay on their website and submitted payments. One on 2 Oct. 2015 and the other three days later 5 Oct 2015. Impossible since I have never been able to access their Speedpay section or Surepay.
Not only that, the two payments went through at Suntrust with no problem. Where I caught Suntrust lying is when I mentioned that their site had the two payments allocated for Oct 2015 and Nov 2015, and my 10 Oct 2015 statement showed my next payment due no later than December 2015. A loan officer and rep has been in touch with me and claims the $1256.00 fee is valid, and that their records show I submitted two mortgage payments on one day, contradicting their original statement or the 2 Oct and 5 Oct. I have done research on Suntrust, and they have been fined over 2 billion dollars for their foreclosure and abusive mortgage practices. This company is fraudulent in every sense of the word, and manipulative in their practices. Avoid doing business with them at all costs, the amount of negative comments should be enough to convince anyone thinking of doing business with this company to stay away.

I really hope this is a board millions of people read. I recently applied for a mortgage loan with Suntrust. We got pre approved for the loan 2 months ago. We were supposed to close on our house Oct 9. They have pushed us back twice on closing because of their paperwork mistakes!!!! We have yet to close on our home and keep getting excuses as to why the process isn't complete yet. House has been in underwriting for over three weeks and they STILL say they are missing documents that we have already sent in. I advise ANY and ALL homebuyers to go anywhere but Suntrust. They are unprofessional and don't care at all about the consumer.

I tried applying for a mortgage - bank is 1/2 mile from my home. They FedExed package that came Saturday - twenty pages and saying Fedex it to VA. and I have to go past the bank to take to Fedex and has to be there within 48 hours of when sent. The people at the branch are wonderful but mortgage dept is on another planet. Contact with Suntrust said in first e-mail that I will get a survey at conclusion of process and practically demanded I give 8s, 9s or 10s. They deserve 0s!!! They sent package and expected me to sign all this crap with nothing marked or explained when I am 1/2 mile from the bank and she has office there. No way on earth!!! Totally out to lunch and I will not be working with them anymore. Do not use these people unless you want TROUBLE!!!

Had a Suntrust mortgage and home equity loan with them. Sent in paperwork to do a Re-fi and combine both. Sent in all papers first week of June, it is now Sept. 18th and still playing games!!! All of our banking is (for now) done through Suntrust so all the info they needed was right in front of them. Had to call multiple times to get updates. No one would call us back. We went over 38 days without a reply. Aug. 6th we were told we were approved and the paperwork was being pushed through. THAT WAS A LIE. Called back 2 weeks later to get updates and no one could tell us anything about where the Re-fi was and what still needed to be done. I sent 4 emails to Suntrust requesting assistance to get some answers, all I received was 3 emails that 3 different managers/supervisors will GET SOMEONE ELSE TO LOOK INTO THE ISSUE. Not one person from all the emails contacted me.
At this point I just contacted the C.F.P.B. and filed a complaint, which they accepted and are investigating. Then I contacted the Federal Reserve and filed another complaint. It's funny when you file complaints you would think the company would try and resolve any/all issues but, NOT SUNTRUST. They just called to let me know they received the complaints and issued me a claim number!!! So now we are getting a lawyer, since Suntrust is dragging their feet and our Re-fi out so it costs almost $1,000.00 more a month. Please do not use Suntrust as no human being deserves to be treated and ignored like this by the bank that has been taking their money for over 12 years.

My house payment is due by the 7th. On the first of the month, the calls start asking for money. I have had as many as 8 calls in one day. It wasn't until I told them I would turn them in for harassment. I have dealt with some of the rudest people. At one point, I was one and a half months late. They tried to make me think I was losing my house and charged me a fee for someone driving by my house to see what it was worth.

After applying with Suntrust and being approved for a loan I could not get anyone to call me. I contacted the director of the mortgage department and he assured me that I would get a call. I did get a call. What ensued after that was a chaotic, unorganized, unprofessional, horrible mess with multiple closing dates that failed due to Suntrust forgetting to send the paperwork through to underwriting. Their mistakes affected so many lives. The sellers who had moved out of the property, me - the buyer, the multiple times the utility companies had to be called to change dates, rescheduling the painters, the carpet layers, the movers, the family and friends that were planning on helping and coming from out of town to do so. Still I am waiting.
I applied in April, put a contract on a house on July 20th and I am still waiting for a closing and today is September 3rd!!! Pitiful!! Never use Suntrust! You can't TRUST them! Now, the crazy thing is that I am a real estate agent. I have used the exact same loan company with my clients for 10 years and choose Suntrust because I bank with them! Huge mistake! I will never ever refer them to any of my clients, family, or friends. They do not care about their customers!

Over a period of the past 18 months, I submitted HARP request info to Suntrust Mortgage. After 3 submissions, the contact person finally figured out since I have a VA loan I wasn't eligible. I spent hours sending the information and was turned down for a number of reasons on submission 1 and 2. Finally, submission 3 - someone figured out I was ineligible as it was VA not Freddie Mac or Freddie May. I have been a customer for 9 years. I go to the website to print a bill for my monthly payment and they have it set up so it won't print properly. You would think the IT guys could figure out how to make a change so you can print it. There is no contact info for IT/Website help. I would suggest go somewhere else as this outfit has issues with customer service.

I worked at the Irvine office and it was the worse experience I ever had! The training provided to employees to do a complicated loan review was far from excellent. The office provides no support and angry manager who is controlling and the daily attitude is short from being pleasant or professional. Employees are not taking breaks or, in some cases, not taking lunch breaks either to meet the quota the floor manager demands of the job. It's a very high stress environment and the company doesn't provide free drinkable water or free coffee for employees. I would not recommend this company as a good place to work.

I would just like to say that I would never do business with this mortgage company again. I have owned my home for 14 yrs and was never late on my payments. I was always in good standards with paying the bill but when I asked to have my home refinanced and modified I was turned down 4 times. I had a professional mortgage consultant who tried to help me with this and all they did was reject me. I claimed hardship by writing letters, calling them, emailing them and contacting people in the company that were in higher management and they all turned me down.
The company is not Fannie Mae and Freddie Mac so not even any government programs could they help me with. I finally after 14 yrs of living in a home that we loved I was forced to sell it because I could not afford the payment on a retirement budget. It broke my wife and I heart to leave a house we shared great memories of 14 yrs. I am telling everyone out there - do not do business with these heartless people.

I applied online for a HELC, and I received a phone call from the fraud department. What is the purpose of putting on the Suntrust Website that you can apply for loans when they are going to decline it because they claim it's fraudulent? They have no justification that any fraud was committed, but the fact that the app went through online where as it didn't go through at the branch. What's really a fraud is them offering these products i.e. Home equity loans, Access 3 loans, credit card etc. when they know they really are not giving out lines of credit to anyone especially not one of their clients for over 20 years. They are the frauds promoting these so called products.

I have been a loyal and timely paying customer with SunTrust for over 4 years. My mortgage was originally financed by a small mortgage company that my realtor referred to me. After 6 months of having the mortgage they sold my mortgage for SunTrust which leads me to today -- I have had the most unpleasant experience with SunTrust. They have gouged me for money year after year. I am an active duty service member. I received order to relocate after only living in my home for 4 months. I did not have enough equity in my home to sell so I had to move from my brand new house to an apartment where I was renting for 4 years.
During this time I tried multiple time to negotiate reducing my mortgage with SunTrust. They would not even consider my request. I wrote letter after letter and made many call and completed a very long, laboring process of filling paperwork to see if I could get my mortgage reduced to only get a call from a rude representative to tell me, "You do not qualify. Oh, and by the way, your mortgage is increasing." So, after all these years of suffering and struggling to serve my country and pay mortgage and rent I inquired with Navy FCU and without hesitation they refinanced my mortgage and my payment decreased $800.00.
I can't say enough about what I have been through with SunTrust. Doing business with them is like finding yourself at a dead-end with no way out. I no longer have to worry about unexpected increases in my mortgage, no one suggesting I sell my house or calling me at least once every year gouging me for thousands of dollars to catch up on my mortgage when it's not behind. This company needs serious process improvement measures implemented. I am so glad I do not have to do business with them any longer and I will encourage anyone else to look elsewhere. They are bad news. I received a blessing and was able to refinance with another company and I am happy.

I was making double payments with my old bank. Suntrust purchased my loan and I didn't even know. Now my auto payments have stopped and it messed up my credit. The lady on the phone when I called in asked, "do you want to keep your house." I'm almost half way paid off. She had the nerve to ask that? This company is trash.

The system went "down" in less than 1 hour before the time we were suppose to close on the house. 48 hours later we are still waiting for their closing loan paper for the closing. This is 2015 and as a company, they can't proceed on the closing because of computer being down for 48 hours? This is after 2 delays because they can't finish paperwork? The buyers are using their physician loan program - buyer beware!!

Called to discuss opening a line of credit or equity on my home mortgage. Conversation went very well and I started the process. Called for an update 2 days later. I learned I was denied due to having too many investment loans for rental properties. My issue is that they pinged my credit and this lowered my beacon score. We discussed having investment income off the rentals but they never asked if there were loans. This should have been something they asked or investigated based on the lengthy discussion we had. I also clearly asked if there was anything that could prevent this loan from being approved. Nothing. I filed a complaint and some called back and said the agent acted accordingly and they would not remove the credit hit. I will look to move my home loan to another smaller bank.

Warning to Suntrust HELOC customers! Watch and read those monthly statements like a hawk. They can cheat you of your money if you do not watch their hand. I have Suntrust mortgage and a line of credit HELOC. In August of last year they mistakenly started to charge me much higher rate. That continued for 6 months until I caught the error. They apologized and admitted the error was on their part but only gave me half of the money back saying that I should have caught their error sooner. Feel cheated and angry. They made the error. I trusted them to do the right thing but they are too greedy. So, I am refinancing the mortgage from Suntrust with another lender and commit to pay off my line of credit asap. It is going to cost them much more than the 800 dollars they took from me. Shame Suntrust!

I have owned a property financed through Suntrust for about 9 years. Starting November 2014, Suntrust began applying the entire amount of my mortgage payment to escrow, and then contacting me, stating that my payment wasn't made. Each time, the agent who contacted me was able to locate the discrepancy and correctly apply the funds, but no one can seem to fix the problem. I was told today when I was contacted by collections yet again that the department who receives the payments is different from customer service or collections and that there is NO WAY to contact them to discuss why they are not applying my mortgage payments correctly. Likewise, there is no way to note the account so that any future agents understand what is going on. I just have to re-, re-, re-, re-explain each month. Please do not finance a home through this bank.

I had been struggling for years with Suntrust. They had been giving me the runaround with "incomplete" paperworks needed for my loan modification. After the longest time and several trial loan modifications, I finally got break from them. Just when I thought I was doing the repayment per the modification they transferred my loan to Nationstar.. Then the harassment started again. Surprisingly, I received a notice of settlement from Suntrust for the hardship they put me through.. Wait till I see that promised 5k. :-)

Beware! Beware. Beware. I understand what I have done in life is My responsibility. That being said as an electrician if I burnt down a SunTrust Bank due to negligence or outright deception, I'm sure there would be some sort of law enforcement official offering me a place to stay. Beware! This is not true with financial institutions. Case in point SunTrust Investments was allowed to swallow up close to Half a Million Dollars in less than 45 days (Again, My fault). Statements come out every month but reflect earnings from two months back. After spending $10,000 in attorney fees, being "assured" there was no-way a bank could misrepresent themselves, we found out. Oh! YES THEY CAN! Ya see a "Federal" Judge in Tenn. was saying we wouldn't be allowed to SUE SUNTRUST because they were in default.
Seems they had to Borrow our money to float through the hard times and you have to have permission to sue to get stolen money back. I use the word STOLEN because I feel my family's money was taken with full knowledge of the bank. All I can say is you try it. Our home was paid for, appraised at $500,000 (Property included) so with money in their bank and a home paid for, we got a 1st mortgage to improve the property. Yea, they got the property too! : ) OK, seven years later and I don't look forward to any of this because SunTrust is wanting another $72,000, for what? God only knows, we're trying to rebuild our lives and quite frankly we simply don't have it. I feel my family has "paid" Suntrust enough. We've lived in a car, off our relatives, been hospitalized due to stress, weight loss and diabetes brought on by all these non-sense and when you believe you've seen the light at the end of the nightmare... Beware... SunTrust.

After waiting over 60 days we get a text telling us our loan was denied. Never once send out disclosures sent out blank forms. Then found out the file was never sent to USDA. Those doing a USDA loan do not go through Suntrust - go direct to USDA.

On 2/22/15 I paid my March mortgage payment and the payment was misapplied by the bank representative who applied the payment. I received a call informing of the lack of payment approximately two weeks later and two statements showing the misapplied payments. When I gave the information to show my payment "everything become much more clear to the bank".
This account has never been late but paid in advance of the due date for 10 years. No one caught the error and had I been late a fee would have been charged... Therefore the bank, in addition to correcting their error, there should have been a compensation for my time and trouble. It took two weeks to straighten out their error and their client advocate (**) stated that was their only obligation. My question was why not check first before proceeding as they did and I was told "that a client's circumstance may have changed." This incident is extremely disappointing and frustrating!

My friend passed away with only one child. This adult child is distraught over the loss. The bank recovered the vehicle even though the funds were in their bank. They are not allowing the adult child to retrieve his personal items. (Driver's license, credit card & debit card). The probate court is pending. SunTrust is rack in fees. They are taking advantage of the situation. They will not accept any payments. I strongly urge the state to review this bank and seek criminal charges.

6.75%. I spoke with the representative to see if I could refinance because my credit rating was not great - I had outstanding credit card balances - but ALWAYS made my mortgage payment on time. The rep told me that YES I could refinance, so we started the procedure. 4 months later - my original girl was no longer handling the refinance and every time I called no one knew the status of the loan! It was extremely frustrating. THEN after 5 months of waiting - guess what - declined because of my credit score. I had asked about that in the first place and they had told me it would be fine. It was the worst experience I have ever had!!!
ON TOP of that - if I don't pay my payment on the first of the month - they started calling my home - constantly! They will call every day 6 or 7 times a day starting a 8:00 am going to 8:00 pm. If you don't make the payment by the late date (even though you pay the late fee), they start sending you letters - EVERYDAY!!! Talk about harassment! My payment is not 30 overdue, but it shows it is on my credit report and I get at least 1 letter requesting payment (sometimes 2) per day! If they spent the money on taking care of their customers instead of producing all this wasted paper and phone calls, they might have happier customers.
I am in a catch 22 because they won't refinance me to a lower payment because of my credit score, but I can't improve my credit score with the difficulties of making such a high mortgage payment. Meanwhile - they are getting their money because I have to pay them to keep the house. What a scam! Don't ever do business with them if you can help it!

I personally filed for a chapter 13 bankruptcy in March 2013. My husband was not included in it. Our mortgage for our sons home is financed in my husband’s and my name. We purchased the house in 2003 and have made our payment faithfully, never late a day. We had them auto drafted from our bank account by Suntrust. Well, on the 5th of Jan 2015, we received a letter stating that due to our bankruptcy, they can no longer draft our payments. IT’S BEEN NEARLY 2 YEARS AND NOW THEY DECIDE THEY CAN'T DO IT ANY LONGER? I immediately called them and was told they cannot talk to me about my account, because of the bankruptcy. WHAT? I spoke to at least 5 different people and they all told me different stories. So, I go into a brick and mortar Suntrust Bank, and the lady said yes, I can make my payment there.
I write the check and hand it to her, and tell her what had happened. She immediately stopped, handed the check back to me and said she couldn't help me. She said it would have to be mailed directly to the bankruptcy department. I asked if she could do it, and she said if she did, it wouldn't go out for a week, because they only mail things once a week. WHAT A CROCK! So, here I am, trying to get the address to mail another payment and hitting a roadblock again. I think our payoff is about $8,000 and I have this gut feeling that they are trying to take it from us. I have a close friend that has been dealing with Suntrust for many years and they are trying to take her houses from her, stating she is behind in her payments, but she has all cancelled checks. THESE PEOPLE ARE NOT TO BE TRUSTED.

Terrible service, just terrible. I have been a good Suntrust client since 2003, never missing one payment. I received multiple offers to refinance under better terms from SUNTRUST and with each application all I get is the runaround. More and more requirements until the application time runs out and no refinance! I think they were forced to offer the refinance under Obama regulations, but really did not want to. I am going to call the office of lending and thrift supervision. Anyone know where else I can file a complaint?

In 2011 I asked for a modification from SunTrust. Filled out all the pertinent info as requested by Amy ** who was at that time the lady I was dealing with. However time I would send in all the information she would call telling me I had not filled it out correctly. Ok we would go over it again over the phone. This went on for over a week until the deadline was up to present the modification. So she then sent me another package. I copied all the info over on the new documents then called her.
She "ok in order to get this in time can you go to a SunTrust bank and have it faxed to my attention." So we did. I waited a few days then called to see if she got the documents. She said "not yet." Ok this went on for about 2 weeks. So after all this I had to get a law firm to help my husband and I to get some help before we lost our home. Come to find from these attorneys about how SunTrust had their fax machine set up to a shredder and all documents coming over the fax were being shredded. This was to delay all modifications. This was about the time that SunTrust knew they were in trouble. I have all my paperwork to back up all of what I'm saying. Needless to say I never got a modification from SunTrust. SunTrust sold out our loan to BayView in Florida, never told us anything.

I mortgaged my home with Stonegate mortgage largely because they serviced their own loans and supposedly do not transfer loans to other mortgage companies. So imagine my surprise when I found out my loan had been transferred to SunTrust. I decided to give them the benefit of the doubt and waited for my first payment. I received a statement from SunTrust and before I was able to make it, received another statement 2 weeks later for the following month's mortgage. I figured maybe there was some delay in billing due to the account transfer so I sent the payment for both statements combined. Instead of posting both payments that were due, they posted half of the payment to the first statement and the remaining half as "additional principal" despite that it was the exact amount if what was owed. Because of this error it show that I still had one statement that was past due.
They started sending me collection notices and calling me while I was at work. I finally spoke to someone and explain the error and with my consent, they transfer that amount from the additional principal to the past due amount. While all of this was going on, another statement came in and I hadn't gotten around to paying it yet and they sent me to a collection agency. Even though the day before I had talked to an agent and explain the situation and that I was going to be making payment online. So far my experience with this new mortgage company has been a nightmare, they seem extremely unorganized, and they are so fast to penalize you for their mistakes.

My mother refinanced her home through Suntrust in 2007. In 2010 when the economy was declining my mother hit a financial hardship and contacted Suntrust BEFORE she fell behind on payments to see about a remodification. We sent in the initial paperwork and was told not to make any payments during the process. After about three months my mother decided to send in a payment as it had been so long during this "remodification" process. It was returned to our financial institution. During the process we were asked over 10 times to send in updated paperwork as our application just laid outdating somewhere. My mother's house has actually been sold 3 times with the last sale being finalized in April 2014. She is still living in the home which was bought by Freddie Mac, a subsidiary company of Suntrust. We are still fighting the battle to keep the house so if anyone has any information regarding this issue I would appreciate any and all information possible! Thanks!

I applied for loan modification and my application appeared to be acceptable. During the process, I received a package with documents for me to sign by a given date. Being aware of how deceptive these banks are, I decided to have the documents examined by someone more familiar with real estate jargon before I signed it. By this time the return date had expired. I called the company for and told them why I had not returned the package. I was transferred to their litigation department and told that I was behind on my payments. I told them the mortgage is drafted from my checking account each month so that was impossible. I was given the runaround and I eventually spoke to Chase bank and was reassured that payment was made. Finally I was informed by one decent person in the company that payment was received but was held because of the modification. I told her I did not sign the documents accepting their ridiculous proposal. The person bluntly told me that I did not qualify for that program anyway and should not be led to think so.

I bought my condo in 2007, was laid off in 2011 and moved out of my condo and rented it to save it. I was NEVER late with payments. I landed a job and moved to TN. I got a new renter 11-2013 & 5-2014 she quit paying. It took until 9-2014 to get her out. The money for the rent is what paid the mortgage. I quit paying the mortgage in June when I had no money to give.
I started speaking with SUNTRUST in JUNE to find out my options. I asked for lower interest and they said NO, as it was not my current residence. I currently have a 6.75 interest rate. I put it on the market in January hoping it would sell. No offers. I then spoke with a representative who suggested a Deed in Lieu because of my circumstances (which are beyond my control). Since September I have been asking for a Deed in Lieu. I have gotten requests for the same paperwork over & over again (which I send within 24 hours). I have given them EVERYTHING they have asked for. Then I got a letter stating that they would not consider my offer because the condo had not been inspected. Yet I got a statement charging me for one and the manager at the complex said someone had come and inspected it. When I asked my Home Preservation Specialist about it they said they would reopen my case. Then commenced to ask for all the same paperwork again.
All in all I have sent them the required paperwork at least 10 times. Once I faxed 39 pages 3 times just so they could not say they didn't receive it. I have started emailing and faxing the documents. They are nice when they talk to me but I cannot understand for the life of me, why they will not just go ahead and approve it. It seems they will foreclose which is silly since I am offering to GIVE IT BACK. It would save them money. I live 700 miles away from the property and am through being a landlord. To think that a total stranger could ruin my lifetime of good credit in 4 months makes me sick. I am just lucky she got out and didn't damage the property.
So this week I get letter stating that I can try to short sale it. THEY TOLD ME TO TAKE IT OFF THE MARKET IN SEPTEMBER since I was asking for a Deed in Lieu. I am SO FRUSTRATED. IF they finally decide what to do about the property, I will let you know. After reading about others’ experiences I have little faith this will end well. Oh and they cannot open Zip files! Really! A huge corporation such as SUNTRUST does not have the capability!

Suntrust started a mortgage re-fi without my permission and refused to admit the mistake until forced to do so. Forced as in, multiple phone calls and taking it up the ladder. This resulted in financial problems for me, during a time of existing hardship. I had requested information about refinancing. My goal was to determine whether I should start a re-fi on the property I had with them first, or a property I had with another institution. I started with the other one.
Once I was ready to re-fi with them they said - "you already put in the request, and we can't start over." Start over? We never started to begin with. It took weeks of complaining, and asking for proof of which they didn't have, no signed docs, nothing, to get them to admit their mistake. The result - They were sorry, but there was nothing they could do to speed things up - even though they had made a colossal, egregious, financially life altering mistake for me. Undoing their mistake could take weeks, even months. And believe me it did.
This happened a couple years ago, and I'm still feeling the effects. They did nothing to give me a break or make up for their error. Down to the end, the process was a mess. On closing day they had 3 different people call to tell me they were coming over, including a phone call that said "Sorry, we can't close today, your process isn't complete." That, also was a mistake. Thanks Suntrust for nothing. Folks, keep your records, make those calls, and hang on to your emails. It will get you through when you need proof. That's the only thing that worked for me. And that was just to get back to even - Suntrust should have done something for me, as a loyal, paying customer. They did zip.

I tried proactively to contact SunTrust as my first of the month payment approached. I was told the deal would not close until 11/5 and for me to call back then. I did so as requested and was told that there were delays and now the closing was set for 11/7 but not to worry, all first payments would receive a 60 day grace period. I was actually too busy to call a 3rd time on the 7th but received a letter in the mail when I got home on the 10th. I had the letter out to create an online bill pay account the next day while at work.
Unfortunately I did not get around to doing so during the day but was about to get to it next when coincidentally I received a phone call from SunTrust claiming they wanted to verify some information. This call quickly escalated into an aggressive attempt to get a definitive date of when I would be making my payment. I explained I would most likely do quickly but my bank would have a couple days "blocked out" so they could process to the PO Box. The CSR was relentless for a payment date and while I had all intentions of paying quickly now that I had an account number, I asked what happened to the 60 day grace period and the welcome to Suntrust attitude I received when I previously called. She said she had no notes of my previous calls...well probably pretty tough have such when I did not have an account. However, I had notes their names on the time and date I called them. POOR CUSTOMER SERVICE!!
I set it up to pay later that evening from my house and they received it within 5 business days. I did however get a Statement dated 11/10 saying my (11/1) loan payment was late and that I was going to be charged a late fee. In fact it also showed that I must also pay November and December or face reporting to the credit agencies. Keep in mind this is 3 business days after I had a new account number to make a payment. The Statement arrived on 11/17 and when I called, they said I would have to make both payments by December 16th or face further collections. I said "we're not in December yet." Then they said they did have my November payment but to go ahead and send December so it was paid "on time". WHAT??? I demanded a corrected statement and again reiterated their poor treatment of new customers.
I am very seriously considering a re-fi. The rates are decent in comparison to current rate plus I would not have to deal with this bank that at first appearance does not care one bit about their customers. If you are shopping banks and have good or better choices, run away from Suntrust as fast as you can!

I contacted SunTrust to refinance an existing mortgage (they hold the original) that has high equity and less than 3 years left on the balance. The money would be used to pay off a credit card and to replace the roof and windows. After doing everything necessary, the loan was refused because according to Suntrust, someone in the loan department wrote that the Divorce Decree stated I was not set foot on the property. This was an outright false statement. SunTrust took my money for the refinance application, property appraisal and I am left with a refusal. I have filed a formal complaint with SunTrust.

Long story short, I was honorably discharged form the military and missed my payments for 3 months. I called Suntrust to try to get back on a payment plan. They stopped taking my phone calls and stopped taking online payments. Luckily I found a great job, and put aside the monthly payments that were for my 30 year loan. Their lawyers drafted papers to get me evicted from my house. I was lucky enough to have VA loan assistant to help me and stop the eviction notice. After 9 months of going back and forth, Suntrust gave me an ultimatum. Either pay half up front or get evicted. My 30 year loan was for 150,000 so my payments are usually 1,100 a month. For the 9 months I missed on the payments, I was required to pay Suntrust 19,000 dollars! 9,000 in lawyer fees!? They told me "I was getting a good deal because I was a valued customer." Anyway, all the money I saved from the months they were not accepting, I was able to give them, and now I am back on track. When the market gets better I will sell my house and NEVER use Suntrust again.

I really cannot even go into all the times Suntrust has screwed me. It all started Mid-Summer 2009 when I was unemployed for the first time in my life. I asked for a loan modification thru Suntrust and they said not until I brought loan current, if I could bring current I would not need their help. Any of the BIG banks would not have created the financial meltdown of the US since the great depression. And do not even get me started on the Government and their help to the US citizens in this country with all this. All I know is I bought my house in 2009 when thru a divorce in 2002 and still was able to maintain everything until the meltdown of 2009. I was unemployed for over 15 months and took a pay cut of over $20,000.00 but this does not qualify for a hardship thru Suntrust or the Government Harp program. But the tax payers bailed all these banks out from our Government and we were not asked if that was OK. I have been scammed by company telling me they could get a modification of $1450.00 in 2014 from Fresh Start Processing in California, then $3900.00 from a company called Preferred Law in Utah starting with payments of $780.00 in August 2014.
In Spring of 2014 my new wife applied for a loan with the local bank we deal with and was approved. We gave Suntrust a offer to buy the loan amount for the full amount, but we cannot do that with a First Time Home Loan - leave it to the Government to screw that up. Finally the other day I get a notice from my local Sheriff office of a Sheriff sale for 11/6/14. As far as I am concern I want to keep my home but screw it - life goes on. I have document after document after document I have sent to Suntrust Mortgage and their attorneys all certified mail and they have dragged this out for over 5 years. This BIG bank needs to be shut down and every manager needs to be in jail.

Due to my lack of work due to illness and a large increase in medical expenses - we requested a modification for our first and 2nd mortgage with SunTrust. Unfortunately - it was a SUNTRUST owned mortgage. It took us 6 months (and an appeal) for them to decline the request. During that 6 months that asked for a letter from my Dr. showing I could not work, insurance receipts and bills for medical expenses, bank statements and pay stubs for my husband (both of which kept "expiring" because of THEIR delay). Finally after all that - they declined the request because ALL they use to evaluate it is our mortgage vs our income. Then why did they want a credit report to show other bills, copies of medical expenses, etc. They made us jump through hoops to get this information. Through it all - we kept up the payments by liquidating my retirement account. I guess if we stopped paying they would have paid more attention. They have now forced us into listing our home and looking for a short sale (if they will even approve that). AS of now - my retirement is gone and we can no longer make our payments. I guess Suntrust would rather force someone who has never had a late payment in the 8 years of our mortgage into a short sale or foreclosure than try to work something out.

In 2006, Suntrust offered us a home equity line of credit based on the value of our home. For months/years we requested copies of statements on the account and was told in order to receive statements I must request in writing via fax, which I did year after year, never received any statements. We continued to make our payments but in 2009 I lost my job and requested a modification. We received the modification and a payment book. Again time past and no statement, again I requested via fax, still statements were not provided. Still paying by coupon (which reference the month, date due and amount due if not paid on the due date).
February, 2013, we received a letter from Suntrust stating we were past due 4 months and they were in the process of foreclosing on our house. After having several telephone calls with many staff members, I finally received a ALS report in April, 2014 dated back to Oct. 2009 (again, I had to go back to request the information dated back to 2006, which we just received Sept. 2014). For the first time we were able to see how our payments were being applied. Majority of the amounts were going to interest and very little applied to principle. We were shock and angry. When they modified our loan, they also changed the term of the loan to a Second Mortgage loan without us knowing (they misrepresented the loan).
They also took their interest before applying the proper amounts to the principal. No matter whether we paid early of late how they applied the funds were the same but reference our coupon the amounts are specified. You pay this amount on the due date and this amount 10 days later if late. After eight (8) years our account shows we have only paid off $3k. This is wrong. I know if we had someone look into this for us we too have a case against Suntrust. Please contact me if anyone knows of an attorney in the Metropolitan area of Washington, DC that can help. I filed for a loan modification. Long story short, after a year MY MORTGAGE WENT UP $100 more. Claiming they predicting my insurance may go up and it may not be enough in my escrow account to cover it. How can they make that assumption. Now my mortgage behind cause I can't afford to pay an additional $100 a month plus cover my other bills. Then they ask do you want to do another modification. I be a fool if I do. So a year later, it go back up again. THEY ARE RIP-OFFS. THEY ARE NOT OUT HERE HELPING PEOPLE. ALL THEY WANT IS TO PUT MONEY IN THEIR POCKETS. I am truly sorry everyone is suffering because of this so call company. You're not by yourself!

On or about December 2012 I applied for a loan modification when I found that I was in a hardship due to lack of employment. I had some income coming in, but I had become behind on the mortgage and wanted to act quickly to avoid the problem becoming worse. I was put into Suntrust Mortgage's Home Preservation Program to get a modification. I have been in this process twice.
The first time This "process" was drag out by Suntrust for quite a while. Meanwhile they would not accept any type of payment by the complete amount due. Any payment I would send them would be returned to me. This and the fact that they would not accept any payment except the full amount allowed the arrearages and late fees to accrue exponentially. The process of applying began in February 9, 2012. Between that date and the final date of denial, the process took until January 8, 2013. The reason for denial was that I had accrued too high of an arrearage amount because of the time it took to process my case and they would not extend the loan or modify it.
In order to save my home I was forced to file for Chapter 13 Bankruptcy. The Chapter 13 was dismissed because I lost my job. With that, I notified Suntrust. I was advised to re-apply for the Home Preservation Program for a loan modification. Therefore, I did as they requested for a second time. This time was no different than the first time. I spent months faxing/emailing documents like proof of employment for me and my wife as I had gotten another job and still had income from my business coming in. The income was less, but it was sufficient to pay the existing mortgage amount or a modified amount. Again, after about 4 months of re-filing forms over and over again that Suntrust already had I was denied a loan modification based upon income. I disagreed with their assessment and called my representative. She advised me that I could apply for an appeal. I applied on 5-15-14 and I have not been able to contact my representative nor have I heard anything regarding the appeal.
Since then I was forced to file a Chapter 7 bankruptcy. Now SunTrust continues to lose money on this house as I am not liable for anything regarding the mortgage including legal fees that they accrue. June 17th, 2014 I was told that I was denied my appeal. A few days later I receive a call from a Home Preservation Rep (another new one assigned to my case) that I was approved for the program again but I had to send them ALL of the documents again. This will be the third time and again this took from June 28th until Sept 3rd, 2014 when I received my most recent denial. Denial reasons listed in the letter are and appeal ineligible for all, "Cannot bring loan current in 6 months, cannot achieve monthly surplus, cannot achieve affordable payment, party not affected by a natural disaster," and my delinquency is not unemployment. I was approved for a short sale or a deed in lieu of foreclosure. So here again, Suntrust drags this all out so that it is impossible for me to pay the arrears.
I feel that this has been unfair treatment toward my wife, my entire family, and me. Suntrust has kept us in limbo for so long and added undue stress to us by threatening to foreclose, then rescinding it, then denying the modification twice. Now my family and I are facing foreclosure again and have nowhere else to go.

I am trying to get my mortgage approved and it has been a nightmare. I have been passed onto one person to the next. We have had to ask for a second extension. I have had to leave numerous voicemails and emails for about 7 different contacts with no response for days at a time. I have had to send the same documents multiple times. We are supposed to close this Friday on our new home and I am sure that our loan is still in processing. Every time we finally get a hold of someone, the next day they are out of the office for the rest of the week and we get passed onto someone new. There have only been 2 people who have been helpful. Please pass on Suntrust and go with someone else.

I have been waiting almost 3 months to close on a refinancing loan. I keep hearing I am approved but it's taking time. I have contractors on hold and other banks knocking on my door for their business while SunTrust is stalling me. I am so frustrated that will not give me a closing date and keep asking for the same documentation in different ways Or they can't find previous documentation and it takes days if not weeks before they contact me to let me know something is missing. I am giving them till the end of the first week in Sept and I am going to stop the processing, because I have a bad feeling that SunTrust is not being ethical about processing of loans and keeping trace of paperwork. I find that the check & balances in place for SunTrust is not in place. It seems like the right hand does not know what the left hand is doing. I am extremely frustrated with them taking so long to process a refinancing of a loan!

I am currently in a lawsuit against SunTrust for all the same, unethical reasons all of you have submitted your complaints. Last week I found out that SunTrust just lost a lawsuit against the US Department of Justice (July 3, 2014) and owes $320 million to their customers for mishandling of customer loan mod requests. This is not a joke! The frustrating part for me is, my lawyers did not know about the ongoing lawsuit with the US Dept of Justice (why, I have NO idea) and I am going into my 13 month in my lawsuit against SunTrust with this law firm. I want to know what my rights are with the law firm that I have paid out of pocket over $25,000... Why did they not know about the SunTrust/US Dept of Justice lawsuit to better my case? They have me scheduled into Jan of next year to do depositions… they are wasting my time and all my money. I don't know what to do. :(

In June, I stopped additional principal payments and set my July payment to be strictly for my required mortgage payment. This action has thrown me into a collection call and Home Preservation Client Representative. My loan is current and this month's payment is not due yet. My HPCR has not returned my call and her supervisor left a message today but has not returned my following two calls to get this straightened out.
When I talked with collections last week, they told me that changing my payment triggers a flag. However, no one seems to be looking at our account to see that there is no problem. I am SOOO frustrated with SunTrust and furious that they are treating a client this way. I cannot wait to get out from under SunTrust. In addition, I made two additional principal-only payments in April they did not get applied correctly. When I called, they made a correction but did not tell me that my April payment would not be pulled. That put me in default and has affected my credit rating.

From reading the other complaints I see that I am not alone. It appears that the departments, though they are tapped into each other via their IT network, do not communicate within themselves. I am at this point “talking” with the Home Preservation Representative for a loan Modification, the collections department, and the Escalation Department after writing a complaint to Mr. William Rogers the CEO of the bank. Though there has been telephone conversations, recorded on both ends, and written communications, yesterday and today they sent someone identifying themselves as working for the bank though their ID showed a company by name of NCCI. I am not sure exactly what they have in mind, that is what procedure they follow but I called the bank this Sunday and left a voice message to the Home Preservation Rep I have been working with and had to inform them that I will contact them tomorrow Monday the 28th of July. It is frustrating just as I have been informed by acquaintances that work for other banks.

I received a hard copy of my mortgage statement back in April 2014 (there about). The statement indicated that I owed over $1,390 for that month's payment. My usual mortgage payment is $579 and some change. When I called SunTrust's customer department the lady I spoke with said that I had let my insurance lapse on two occasions (the previous year 2013 and in 2012) so to insure that their collateral was insured, they purchased (expensive) insurance for me and set up an escrow account from which future insurance payments would be made. I assured her that I had not let my insurance lapse and that I would get the documents to prove my contention. But the lady insisted that I pay the excessive amount or face a late charge and an indication of such on my payment record. Not having much choice I made the payment.
To make a long story short I provided the necessary documents within the month and was told that my monthly payments would be returned to their previous amount. That next month I received a statement for a payment of over $1,400! I called customer service again and while the lady admitted my account was in error, she would allow me the "courtesy" of making a payment in the amount that I had been paying before all this occurred. That next month (as I remember) my statement still did not reflect a correction to my monthly payment so I paid what my monthly payment had been. Finally after about two or three months they refunded a PORTION of my excessive payment. When I called and asked why they had withheld a portion of my "overage" I was informed that I had let my insurance lapse on two more occasions back in 2007! At this point, rather than argue with the customer service representative I ended the call and called my insurance company.
They sent me a "Letter of Experience" showing that I have had continuous insurance coverage with them since October 06, 1994. I have decided to write to Consumer Affair organizations and to the Attorney General of Texas (where the property is located). If this is common practice by this company who knows how many people were duped out of hundreds or thousands of dollars. Many people especially the elderly don't question and just pay what they are told they owe. Please look into this!

I won't start off with what we have been going through with Suntrust for the last 5 years. Reading everyone else's complaint is just the same of mine except I went to NACA four or five times for help to no avail. Anyway after years of back and forth with Suntrust, I think finally things are OK. Made payments every month. I called to see about help with my mortgage because husband job has been laying him off when they don't have work for them. After being transferred over and over, I was told that my loan was in litigation! I was given the lawyers number that was handing the case. All I got was the runaround, no one would answer any questions, I just kept getting transferred. My husband got so upset he got a migraine and had to lie down. So here we go again!!!!! Unbelievable.

We submitted our mortgage application on June 2. We responded promptly to all their request for documentation/information. There was always something else missing. They have no idea how to convert Swiss francs or Canadian dollars into US, or that exchange rates fluctuate by the day. We have to pay $200 a day in penalties to the builder as we could not close on time due to their stupidity.

Suntrust mortgage filed a fraudulent default and took our home. They said five checks were sent back uncashed but they in fact cashed all five - sent proof over/over/over. No help. We are now in court and happy to say winning. Stay far away from Suntrust mortgage!!!!!!!!!!!!

SunTrust Mortgage (STM) granted me a Home Modification Loan, sent me an original contract stipulating what my new mortgage payment would be, had me sign it, and all parties of STM signed and notarized it, and sent me a copy of said contract agreement. STM discovered errors, on their part, to our initial contract, and back-dated a corrected contract; I refused to sign it and I'm battling it out with them to cease-and-desist with attempts for compliance. A year and six months have past with me going back and forth, I've since contacted legal counsel to advise STM to honor our original agreement.
I maintain that SunTrust Mortgage operates from an unethical standpoint and their patterns and practices are harmful to customers and potential customers. STM deals in deception and untruths. When an agent of STM has made errors, company culture dictate the agent correct said errors by perjuring him/herself to the benefit of the machine (the company) and continue with extortion tactics (threats, relentless phone calls) to force compliance. I have never been late with a payment; STM has taken payments allocated to Mortgage and applied them to other line items not known to me until the relentless phone calls ensue. Beware of this Mortgage Company and never, ever, ever, seek to utilize their services.

Once you have a mortgage, the fun doesn't stop. As the executor of my mother's estate, I wrote a check on her home equity line. A SunTrust employee called me that day, giving no reason for her call. I called her back multiple times over the next two business days, but never received a return call. Come to find out they denied the check because I'm only the executor. No comment on that - perhaps that's the right course of action. But because I was not told of the denial and this amazingly incompetent "investigator" from the fraud division did not bother to return my calls, a large number of checks bounced, and I not only paid for those, but for the costs that vendors incurred when their own checks bounced. Returning phone calls isn't rocket science. For most companies. For Sun Trust? Well, not so much.

I can absolutely relate to so much of what you wrote here. I am going through this whole process with Suntrust and it has been an absolute nightmare. My husband was hospitalized for a while and is now a dialysis patient. He lost his job in January of this year and things have not been going well for us financially. I was just able to acquire a new job making more money. I have tried to communicate with Suntrust on so many levels. We were told we had to be 60 days late in order to receive any "help" from them. What a crock. I wish we had known half of what we know now at the outset.
We have been in the "loan modification" process for months now only to have Suntrust concurrently place us into foreclosure. We were under the impression that there were new laws put in place by the CFPB to stop dual tracking. Obviously not. We have an investor who is interested in taking over our mortgage and Suntrust refuses to work with her or with us on any level. It's been the same runaround for far too long now. We have sent in package after package of documents to them only to be told "something else was missing". I am with you Marie, I picture an empty office with phones ringing off the hook.
We have called, emailed, written countless letters as well. I have made complaints to the Consumer Financial Protection Bureau, the FTC, the DOJ (the list goes on) only to no avail. I have contacted attorneys who claimed they could help but no one can really help. Everyone is "looking into it". No one is going to help us. I am at a loss at every turn. The amount of stress this has placed on my family is unrelenting. Prior to our hardship, we made on-time monthly mortgage payments every single month for 10 years straight but no one sees that as anything but a fact. Our home is in North Carolina and this is a non-judicial state meaning we are screwed. I don't know what to do at this point. We have a pre-foreclosure hearing coming up in a few weeks.
All we wanted to do was to avoid foreclosure, have our investor take over the mortgage or buy the house outright, save some of our credit and not have a foreclosure on our record and mostly....be able to move on with our lives. My advice to anyone trying to "work with" Suntrust.... Beware!!!!!

I asked Suntrust Mortgage for help immediately after losing my job. After sending documents over and over for a very long time, they transferred the servicing to someone else. I never received the help I requested. I feel like they strung me along and did not try to assist me. I am very dissatisfied. I had never had this experience before so I didn't know what to expect and they made me think they were working on a solution. Now I am losing my home and it is unfair.

Obviously Mr. Leinhard, President of Suntrust, actions and scams are above the Law! He use to be VP of Freddie Mac and herein lies the problem for consumers. While everyone is being scammed by this company, Mr Leinhard and his wife are shopping for a beach house in Kiawah, SC. I have sent FBI, SEC and even President Obama 250 pages of compiled complaints against this company for fraud and they went ignored. Never heard a word from Obama's team, not even a standard form letter thanking me for my concern - I guess he also is too busy with important pursuits like vacationing in Hawaii or taking his children to Africa on safari while the middle-class evaporate and lose their homes to payday style loan mortgage companies like Suntrust.
Nowhere else in the world would a business as large as Suntrust be able to scalp hardworking citizens trying to do the right thing in plain sight over and over and have the agency responsible for policing their behaviors turn their backs and close their eyes. I have provided them enough information to do a full on investigation and I bet it was thrown in the trash. No one cares and not one federal regulatory agency gives a damn about what this company is doing. Obama created a mortgage fraud subcomittee to investigate these very issues and they never responded to my 10-lb package of documentation.
My story is the same as many... the company along with our realtor somehow convinced us we could afford a mortgage 400% above our DTI. We were desperate and fell for the razzle and dazzle of the Suntrust loan originator. All my concerns were met with "Leave it to the experts", "Would we give you something you couldn't afford to pay?" - That is what I was told as I challenged their offer. 8 years later of paying this unaffordable mortgage on time to the detriment of every other bill and our once stellar credit rating, we fell on some hard-times. 3 brain scans required almost $18000 in medical bills we had to pay or could not continue treatment. There was no choice for us.
We put the home on the market 3 times and had not one offer (due to market's response from the fraud of 2009 that when unpoliced). We were stuck. Big time. We were caught up in the mess from the first slip of banking regulation and now we are caught up in a second wave of consequences of government lack of banking/mortgage regulation. Somehow the average citizen always ends up paying the price for our politicians' intentional sleight of hand. We forgive them, forget and move on - but how much more can we afford to lose? We have nothing left.
So, We asked for loan modifications. Suntrust lost our paperwork 5 times. No one was ever there to speak to. Our loan modification rep who Suntrust said we had to speak to was always out, in training or on vacation. Kind of like Leinhard and Obama. I wonder if they all went somewhere together. After sending the extensive financial packet in 5 times - the company lied and sent us a form letter saying we never finished our paperwork. UNTRUE! Every time it was completed, they needed one more thing. Yeah right! Who needed one more thing?
I visualized an empty office with phones ringing off the hook and people's loan mod packets piled up outside a locked door. This lack of having adequate information or any information as well as never being able to speak to anyone was their way out of having to work with us and delaying their response just long enough to surpass any point where help may have been successful. We are not stupid consumers. Gullible yes, stupid no. After all that...
Suntrust sent a peeping tom to my house who actually peeped in my bedroom window. They didn't tell me they were sending anyone out. Scared me to death and I called police. I also called Suntrust but they kept putting me on hold. Never was able to speak to anyone. There was a Post-it note handwritten in illegible handwriting saying he worked for Suntrust on my door as he sped off. After missing only one payment, we started getting foreclosure notices and peeping toms - Really? After 8 years of on time payments..
Suntrust then increased our payments 100%. They used the loan modification requests, all 5 of them, that they denied ever receiving - as an indicator we might be in trouble. So, instead of helping us - they increased our payments so they could swoop in to retrieve all 8 years of equity. Don't forget if they retrieve our home, they make out like bandits. Freddie Mac reimburses them a good 60+% of our home value. They get a couple hundred thousand in equity and get to resell our home for close to full price. They set people up intentionally in a calculated preplanned way. Suntrust probably hires statisticians to predict based on application data how long a client can pay before default and how much they will make off each client. They are predators backed by insider information and so the average American citizen doesn't stand a chance.
Shoot, the same Suntrust owns payday loans franchises and the government allowed Suntrust to branch out into this business seeing no conflict of interest. If you prey on victims in small ways, you will prey on people in large ways as well. Company culture is company culture - Mr. Leinhard promised to expand Suntrust's reach and profitability when he took the helm. Boy did he - he jumped right in to the gutter/dark world of intentional defrauding of clients without any hesitation nor fear of government of oversight.
I am angry because we pay our politicians to keep us safe through regulation from big business like this. We pay the price for I am sure some type of kickback these subcommittee members and regulatory higher ups are receiving from Suntrust to look the other way - they have used us to pad their own pockets. No politician in touch with their consumer base would have voted to allow a mortgage company to branch out into the payday loan business. The two styles of business are not at all compatible from a business ethics perspective.
The mortgagee will not receive any help from Suntrust nor Obama's Home save funds - what would the payoff be for the mortgage company? They make out better foreclosing. Good old Obama-preaching mortgage help. This is another hot air smoke and mirrors scam. Nothing is there. After becoming buffered by Suntrust for 2.5 years - we went through Bill ** with SC Help, one of Obamas home save initiatives. Submitted all of the same paperwork we sent to Suntrust and we were told not to even apply because we didn't qualify. Then back to Suntrust.
Out of the blue we received a letter from Suntrust - 2 years later, saying we were denied our loan modification, we weren't far enough behind. Remember they never received any of our 5 packets - so how could we be denied. Interesting?? Then this is when they advised us we were not far enough behind in our payments and that the only way we could qualify was to stop paying. We were only one month behind. So we did as they advised and one month later they escalated our payments. The bait and switch technique. When we called to inquire what had happened - we were following their guidance - no one was available to speak with us. We left 28 messages and never received a return phone call. I bet if even one politician required a mortgage and had it through Suntrust - none of this would be happening. But just like with healthcare, they don't have to deal with the market nor industry they have created for the middle class.
At this point, I could care less about the house. They have beat us up so badly I don't have the energy left to fight them. I have invested almost 3 years into working tirelessly trying to get Suntrust and the government to care. We are on our own!!! Until we oust the lousy self-serving politicians who have created this rogue anything goes business environment, the middle class will continue to disappear. At some point, this is all going to hit the fan. The rich may actually have to step up and feed not only America's people in need but also America's middle class who have been devastated financially by this administration and its covert relationships with people like Leinhard. Like a freight train, it is coming.
This isn't the first time folks. Did we not just experience this same banking type culture less than 5 years ago? Somehow, Leinhard and Obama have to be in bed together otherwise so many good, hardworking citizens would not be the victims of so much insider-loving going on in DC. BTW, I voted for Obama.. So I am as much to blame.

We received a loan modification October 2013. Did our trial period and successfully got our loan modified. We received our package and returned asap like they told us by February 2014 notarized like they asked. I guess they told us we didn't sign all the documents correctly so they sent us a new package. A few weeks go by, our Suntrust Rep calls us telling us if we don't send back the paperwork immediately, then our loan modification is off the table. As we were arguing back and forth, our Suntrust client representative blurts out, "Oh! You guys don't live in Florida, do you?" We told him, "No, we live in California." Well the new loan modification documents were sent to Orange County, Florida and we live in Orange County, California.
Now after finding out this, they had closed our case and now are scrambling to re-open it so they say but now all we are getting are letters that we may foreclose again. One human error could cost us our home and no one wants to own up to it, even though the new loan modification was sent to the wrong state. I have been making my payments; however, I am unsure if they are going to accept the funds anymore. It's been over 5 weeks and no new package. I may have to lawyer up again. Ugh!!!

Was told the refi-process would take only about 60-90 days. 6 months later, after submitting the same documents over and over and over, I get a denial letter stating that they can't verify my "residence"? It's the same place they send the mortgage statement to every month morons. Further, my credit score is 725!! !

If you ever fall on hard times or have a financial hardship, Suntrust is unwilling to work with you at all! I was going through a divorce and fell behind on my mortgage (by about 2 months). I almost immediately started getting letters regarding foreclosure proceedings from them. I called them to do a loan modification or try to work out some sort of payment arrangement. They said there was nothing they could do. As a result to save my home, and to have some stability for me and my daughter, I filed Chp 13 bankruptcy (in May 2008) in order to stay in the house. I'm having so much trouble to this day getting discharged from the bankruptcy because they keep saying I owe them more money (anything from arrears to late fees or whatever).
I have a 1st and 2nd mortgage with them. Suntrust claims somewhere in 2010 or so my mortgage payment(s) went up. Instead of them notifying the trustee (since that's who they're receiving payment from) of the increase at the time, they said nothing. Once it came up about my case getting discharged or near completion, they proceeded to bring up all the money they claim I owe from the years prior. I was infuriated! As a result of this, they claimed there was a problem with the 2nd mortgage. I finally got that cleared up (which took months), now they're saying there's an issue with the 1st mortgage. The Chp 13 plan is suppose to last 5 years, but I'm entering 6 years now, thanks to Suntrust.
What adds salt to an already painful wound is I always paid them on time prior to my divorce situation. They don't consider anything about your circumstances or your previous good paying history. They're greedy and just want more money! DO NOT deal with Suntrust Mortgage! Never shall I recommend them to anyone and will do my best to refinance when I can.

Currently I am going through a loan modification. The process has been ongoing since April 2013, I was turn down once, was told did not meet Freddie Mac guidelines. The process is so daunting, that I cannot believe that we are in the 21st Century. I am a U.S veteran and I have not submitted this many documents while I served for six years and then resubmit documents. Documents become ineligible on Suntrust end that were legible when I sent them. Their imaging department places documents within the wrong files. I am so frustrated.

I paid off a 2nd mortgage with Suntrust bank in 2008 in cash, in person, at a local branch. To date, Suntrust refuses to report the loan paid in full. I have contacted all credit agencies who in turn contacted Suntrust bank. Of course Suntrust would not substantiate my claim therefore the loan continue to show unpaid on my credit file. What can I do? Again, it's been since Sept 2008. I no longer have receipts or bank statements.

First of all, when I was in the loan process, we decided not to continue with the purchase of the house. We told our Suntrust Mortgage agent that we wanted to cancel the loan request and she said we had to continue and buy the house because the sellers were going to sue us if we didn't buy the house. We later found out that the sellers never said that. Once we got into the house we had to put over $40000 into it for undisclosed issues. Then twice in the past two years, I have scheduled a payment online (a payment with a little extra towards principal) then cancelled the payment and scheduled a lower payment (the actual amount due) and Suntrust ended up taking BOTH payments!
Not only did they take two payments they applied the second payment to principal, not even a payment ahead! I thought you had to specify money to go to principal otherwise it is just the next payment? DO NOT DEAL WITH THIS BANK! I would not be in a house I hate if she had not scared me into it by lying to me.

I am a homeowner who had been with SunTrust Mortgage for several years until they sold off my loan to a new servicer who has been the biggest ripoff. SunTrust breached my contract agreement under the written 3 Month Trial Modification and failed to honor the contract that was signed and confirmed by them once I successfully completed my Trial Modification. There was so much fraud committed by them during the entire process and so I have been working diligently to locate an attorney who is experienced enough to handle a class action lawsuit to bring against SunTrust Mortgage.
Please go online and review the Homeowners Bill Of Rights that California recently signed into law last year. Notice how one of the states with the highest rate of foreclosures is now protecting their homeowners. If citizens in each state would contact their Attorney General & Governor's office to see what is necessary to get a Homeowners Bill of Rights signed into law for their state, we can fight against foreclosure schemes from SunTrust and these other mortgage companies who are causing hardworking Americans that are trying to save their homes to lose their homes. I was paying $1090.00 a month @ .05 and Suntrust convinced me that if I refinance @ .035, my payments would drop $170.00 a month. My bill one year later is 1090.00 a month. And the only change is 464.00. Insurance increase annually and all of the costs are the same. Suntrust flat out lied!

Have you succeeded in a lawsuit against Suntrust? If so, please contact me! After reading all of the posts on this site I found that I can relate to every one of them. I participated in the Rust Consulting investigation which found Suntrust at fault for not having entertained a loan modification when I requested one. I was given a check for $900.00 for their breach of the contract while I had to leave my dream home of 8 years which I loved so much. When I gained ground on income I offered them $30K to bring the loan current and they wouldn't accept it because I couldn't cover late fees.
After my bankruptcy discharge Jan 2010, Suntrust left the home sit vacant for 3.5 years before they moved forward with a foreclosure. If you don't already know, a foreclosure sale after bankruptcy is legal and expected of the bank. The law does not dictate a time limitation for them to take this action. Also know while the deed is in your name you have rights to live in the home until the foreclosure. Wish I had known that fact in advance! While I no longer had a mortgage Suntrust continued reporting for over 3 years that I had an open mortgage and was defaulting on payments. I finally got that issue resolved but not because Suntrust would correct it by my contacting them directly. Make your complaint directly to Equifax, Experian and TransUnion.
So while you're working hard to repair your credit and ready to move on with life, be prepared to wait! The foreclosure and deed must be out of your name for 3 years before you can qualify to purchase; Fannie Mae guidelines. The fact you may meet the guideline of 3 years post bankruptcy and no longer have equitable interest in the home isn't enough to qualify for a loan. I'm a realtor and while I struggle with this personally I see clients and friends struggle with these issues as well.
So insult to injury Suntrust completed the foreclosure 3.5 years after my bankruptcy. They succeeded in outbidding other interests and purchased the home. However they waited another 6 months to transfer the deed to their name. What this means for me? While I'm now 4 years after the bankruptcy and ready to purchase. I have to wait another 3 years because the deed just transferred Dec 2013. Suntrust should be accountable for the problems and personal injury in our lives. And we deserve to be compensated. Please take action.
