    Provident Funding in San Jose, CA is stinks. Underwriter initially approved the refinance amount, then requesting a lot of documents (documents of your business 3 years ago, bank statement of anyone who sent/received money from your bank acc), greedily wanting to involve more borrowers for the security of loan. If not possible, they simply rejected the loan no matter what effort you put. At the end, borrower is the one got hurt: time, money, effort.

    I requested an appeal to a decision to hold my ACH mortgage over-payment until I showed proof that my bank account had a positive balance. The appeal officer restated an earlier position which was not an resolution. I was fully cognizant of their rationale for delaying my ACH posted over-payment. They wanted to wait more than 10 days to return my ACH posted over-payment. ACH electronic transfers like my over-payment only take hours and not days to clear.

    I am cognizant that we are now living in a time when irrational and illogical conclusions are designed to accommodate the writer is the new normal. I maintain the actions of Provident Funding, including its response to my complaint demonstrate their consistent customer relations insensitivity. I have a 30-year mortgage relationship with Provident Funding. I consider it unique to that Provident Funding would question the integrity of a current 30-year mortgage customer in good standing; by insisting proof of a positive bank balance for an account from which a posted ACH over-payment. I consider their response to be consumer harassment.

    I was doing a cash-out refinance on one of my paid off rental properties. This is the most ridiculous lender I have ever worked with and they ask for a lot of documents ridiculously, including my 401K Summary Plan Description, which I never knew what the heck it was before until they asked for it. They also asked me what I would do after the refinance with the money. I told them I am doing it because I want to have a smaller cash flow for tax deduction purpose but it sounds like they just want me to have a plan to make more money with the cash out money. I never had a lender before EVER asking me this kind of ridiculous questions. Why do they care about how I use the money after the refinance? !

    I have a few rental properties and three of them are paid off. My credit is 780+ and I never had bad credit history. So one week before the closure, they told me they couldn't use the rent of the homes I bought last year because they were not entirely being rented out last year. So the rent cannot be counted as my income according to their own guidelines and policies. Why don't you tell me that earlier? I have paid for the appraisal and now they told me they couldn't offer me the loan because of their own policy and guidelines. But, they would never think about how ridiculous their guidelines are! They are totally wasting my time.

    Seriously, if you want to get a loan, DO NOT use them ever, no matter how low their rate is! It's not worth it when putting so much time and energy there for their ridiculous requests. They don't really care about the customers at all. This worries me more even if I got the loan from them. If they can this bad at the beginning, they can be worse in the future. And to be honest, they are not the only lender in the market, and I'm happy to see they keep losing their customers and trust because they are just so bad.

    For 5 years we have made timely payments on our mortgage to Provident Funding. April payment was due April 16, and I mailed the check on April 9. It was not processed until April 17. I was assessed a late charge of $69. When I asked for a waiver based upon my past timely payments and the one day delay, I was refused by both the phone clerk and his manager. I am livid as the mail delay was not my fault.

    When I contacted Provident to learn about recasting our mortgage, I was told I needed to send a letter specifying what we wanted to do and to include a check for the amount we wanted to include for the recasting. I was told nothing else. I did as I was told and sent the letter and our check. Our check for $185,000 was deposited on March 5th and I heard nothing else until I contacted Provident on March 29th. At that time, I was told I had to return a letter I never received by March 19th for the recasted loan to be effective in April. For the life of me, I can’t figure out why they did not contacted me on March 20th, the alleged due date, when they knew I wanted to recast our mortgage, signified by them depositing our check.

    I was told by a manager on the phone that Provident’s policy was to wait until the end of the month, 12 days after my letter was due, before they would contact me. Really? That’s nothing but a total money grab. The manager told me it was our fault we didn’t receive the letter that we weren’t told we would receive (I would have followed up on it if I’d known). I’m curious if I’m able to use that line if I ever have a missed payment, that it was Provident fault that a payment wasn’t received?

    These people are nothing but sleazy profit seekers. DO NOT USE PROVIDENT for anything. Sadly, we were the last customer our mortgage broker referred to Provident. He finally realized what a bad company they are. Their customer service does not exist. As I was told repeatedly by a manager, it's all about their investors, not their customers.

    My husband and I have been clients of Provident Funding since Heritage Lending sold our mortgage to them. My husband passed away March 1, 2019. I made my normal payment over the phone as always in March. I received a letter in mid-March advising of an escrow deficit. I wanted to take care of the deficit and the payment in April. When I called to advise the company of my husband's death. The agent recommended using their online service, to take care of both. I made the payment and extra escrow payment April 6th.

    Today, I received a letter that said my payment had been returned NSF. And a $20.00 fee was charged.. NOT BECAUSE OF INSUFFICIENT FUNDS.. but because a number was wrong on the routing or account number. They could easily have contacted me to recheck the numbers. I called a got the most insufferable, insolent **.. who insisted the charge could not be reversed.. and gave his smug condolences. I would advise if you are looking for a mortgage to look past this desperate, petty, greedy company. They are the epitome of a self serving greedy company. I will be moving my mortgage A.S.A.P. T. **.

    I am not one to write reviews because there is always three sides to every story but 4 years ago Provident Funding returned our mortgage payment because it was $72 short only due to a change in taxes that we were not advised off and caused a logistical nightmare for a couple of days. Today, I had client who was with them for over 6 years with a perfect mortgage history who paid them off but also had their wire returned because it was $80 a short and a new wire cannot go out until it it hits the system and it came back after business hours.

    They asked if they could waive the $100 late fee since they were paying off in full and never missed a payment and they were denied that request. Just really poor customer service and this is all a Fact. I did business with them for years and can honestly say it is a blessing not to deal with them anymore. I am not going to say anything nefarious because it I don't want to feed into all that negativity out there. I am sure there are some good people there but you are basically dealing with brainwashed kids in a cubicle. The company used to be known for having the lowest rates in the industry but thankfully that is not accurate or true today.

    As a former customer and lender with them I can honestly say that I would say no thanks to them and it is always better to do business with people who not only appreciate your business but who will always try to do you right when there is an issue. I just outlined two egregious firsthand examples and now I have a plethora of others that aren't worth detailing. I now believe that perhaps all these people who post reviews and post are telling the spot on truth. Best of luck if working with them or having them service your mortgage in the future.

    My wife and I had a mortgage with Provident Funding and we lost everything in the Camp Fire in Northern California. In 17 years we never had one problem with Provident Funding and the pay-off process after the fire was easy and explained well. In our case we drove to Santa Rosa and took care of the pay-off paperwork, gave them the insurance check and received our check from them in 6 days as they said. I have dealt with other mortgage companies in the past that were hard to deal with. Provident is the best I have dealt with and I plan to use them when we re-build or purchase soon.

    ****ZERO STARS**** This company needs to rot in hell where it belongs, PROVIDENT FUNDING is such a piece of greedy crap that could give two flying "**"'s about their good paying longtime customers. Please, for the love of GOD, do NOT start a loan with PROVIDENT FUNDING ever. If you have always paid on time and were never late making a payment for years and then one day you are late due to a weather related USPS delay, they will hit you with a $45 late fee. No, they do not care about you and no matter how many times you contact them at customer service and explain your situation, they will not reverse the late fee. Nothing will be resolved at customer service and they will hang up on you numerous times (RUDE!).

    Also, they will ruin your credit score over one small late payment, just look at all of the numerous negative reviews of this company online. Too bad I did not look at all of the negative reviews before I opened up a loan with them, all I can do now is warn everyone to stay away from this company and save yourself. I will have to refinance with a different company because of the horrible way I was treated over one late payment beyond my control. Shame on this company and all of the employees that work for this toilet bowl of a company.

    Zero stars - Similar to other reviewers, I received a late payment fee notice after many years of on time payments. I paid the loan via electronic transfer of funds from my checking account as usual. For unexplained reasons, Provident Funding did not post the payment until 12 days later which resulted in the late payment. Normal processing time is 3 days. When I called them, they maintained that the late payment was not their fault and they would not waive the late fee. Based on the number of similar complaints, it appears that they may be running a scam to collect late payment fees.

    I am a mortgage broker and work with quite a few wholesale lenders. Provident Funding provided exceptional service to myself and my client, who was a self employed borrower. I was able to speak with a representative anytime I had a question. The documentation was typical for a Self emp. borrower and we closed on time with no issues!

    When their auto pay system didn't work as I expected and they therefore failed to retrieve the payment on time, they charged late fee and when I contacted them about this matter, they never tried to consider the whole event from the customers' point of view! All the customer service people are RUDE and it's very obvious that they set up some trap to make customers fall into unnoticed, then they insist that it's the customers' "mistake" even when we pay the fee right when the so call 'mistake' was noticed, the same day when they send out a mail with a 'late fee' notice. Discussing with them about any matter is like talking to a machine that can only cite the 'rules'. Actually, they don't have 'customer service' at all because all the people there are trained to serve only their own business!!! I've heard loan companies that have a lot better service than Providence Funding do! Never do business with this awful company!!!

    Things ran smoothly for three years until I eventually had to call customer service about a late fee charge. My monthly loan amount had changed and it was submitted through my bank as a reoccurring automatic payment at the old amount, not late, however when I was notified via email I immediately tried to pay the difference which they would not accept, rather they rejected my entire payment. I had to re-submit a new payment at the correct amount, ultimately my payment ended up being a business day late.

    When I called and explained to them what happened, they stated it is not their policy to reverse late charges unless it was fault of their own. When I pressed that it was not late just an oversight due to the change in the amount, a supervisor gave some BS about reversing late fees would not look good when they do their reporting to shareholders. WHAT? Guessing late fees must be a cash cow for them, as there is no compassion for their customers there. From other reviews I have seen customer service does not exist, but I don’t think they care, only thing they care about are their profits. My situation was small, compared to others, but sometimes it is those little things that mean most.

    The company took over our mortgage November 2017. They were taking out a large amount for our escrow account to pay our insurance and taxes. Their information said they paid our insurance in December but several weeks later they have reversed the check. Our insurance was not paid. They continued to collect too much money for our escrow account. When I called to get the amount I should submit for my payment, the operator did not know. He said he would call back the next day. He called me back several days later after my payment was due. I missed the payment by 2 days and they charged me a late fee. Poor service, their mistake but I pay for it. I am very unhappy with this company.

    Their web security is antiquated and not consumer friendly. They expect you to sign-on each month to review your mortgage. If you don't they require a password reset. I review my mortgage maybe every other month and thus I'm forced to reset my password each time. This is very annoying especially since I use a password generator and know it is very strong. I object to more effort on the consumer's part to access my contract information. I've notified them and they do not understand.

    I have had a problem with Provident Funding posting my payment in time not to get a late charge. My payment is due the 1st and late the 15th. I send my.check the first and never later and get late charges because they don't post it. This in turn ruins my credit so now I can't get a loan from other companies and that way they keep my account and can still rob me every chance they get.

    The idiots answering the phone lied to me on two occasions. Multiple phone calls and finally asked for a supervisor. She was pleasant and knowledgeable about the foolish and ridiculous rules and regulations. I had a fire which ruined some of the exterior of my house. The insurance company is required to make the check payable to me and to the mortgage company. The first lie was that I was to endorse it and mail it to them. The turnaround time is 72 hours. I called and lie number 2 was they would mail it to me and I could provide the contractors' info later. NOT TRUE.

    They held my check hostage until I came up with a contractor. I DIDN"T want to use a contractor. I have competent handymen that I wanted to use as I have had them do work for me before. Then they said I was to send them the bills for the work done and they would write a check to the person who did the work. NOT! My brother is a general contractor and they said I could use his info. I sent the information and on Friday the 2nd of February they lied to me again telling me the check was issued on Friday and would be mailed that day. WRONG! I received an email telling me that I had a letter in my Account letters. I opened it up and it told me that enclosed is the check and that there were forms to fill out when 80% of the work is done and that they would send out an inspector, which I had to pay for.

    There is NO ONE to talk with only customer service people. Worst business I have ever had the misfortune to do business with. As soon as the rates drop again I am getting rid of this company. Also telling my mortgage broker, who got me this loan about the lack of professionalism, lack of customer service and not able to talk to someone who knows that there are exceptions to every rule. They were not accommodating, nor knowledgeable, and that they continue to lie to the customer. POOR, POOR business practices.

    When the new tax laws went into effect I chose to prepay six months of real estate taxes in December 2017. I called Provident Lending early January to inquire about the way they were handling the adjustment to my escrow and provide me the new monthly adjusted amount. The customer service rep had no idea what to do and advised me to call back. My second call I met another rep who couldn't tell me how much or when my payment would be. Meanwhile Quicken Loans who handle my second property were proactively communicating with me and provided the adjusted amount for January payment! I do not in any way recommend doing business with Provident Funding as they are not quick to understand tax changes and are even worse with customer relations. If there was an option for 0 stars I would have selected it.

    Sadly, my mortgage was purchased by this mom and pop shop. For years I've been making payments every two weeks. Works with my pay cycle, and at the end of the year, I've actually made 13 monthly payments instead of 12. Saves me a ton in interest over the course of a mortgage. Evidently the inadequate bill processing system they use can't handle receiving multiple partial payments per month. My partial payment was rejected with a stern letter of reprimand for not paying the entire amount. I followed the letter with a call to their customer service department. Customer Service agent was polite, but unable to assist in any way as they simply don't possess the technology to process bi-weekly payments. First finance company I've ever dealt with that couldn't handle something so simple. Wish I could force them to sell my mortgage back...

    On December 6th I received a notice that my mortgage had been transferred to these yahoos (Provident Funding). Since my payment was due on December 1st and was on autopay I assumed the payment had been made to my previous mortgage company as usual. However, it turns out that my December payment was actually due to Provident. Why they didn't notify me until the 6th of the month I am still trying to figure out. Now I need to monitor my credit reports and make sure they do not inappropriately flag my December payment as late even though my late payment was due to their incompetence. If you have a choice about doing business with these people, don't! Unfortunately I am stuck with them.

    Provident asks me to update my house insurance since it was changes recently. I follow the instruction to upload the insurance declaration form. A few hours later, I received an email tell me log in for updated information. I logged online and open the letter. It basically says, "Since you changed your insurance company, Provident will not paid the mid-term premiums." The question is Provident never paid any insurance for me. I paid it myself all the time. The problem is there is no way to reply back to the letter. No chat available. Email response is automatically rebounded. I have to call them and wait for more than 20 minutes to talk to a agent. Of course she has no clue what I'm talking about. Very bad customer services.

    I have a loan with Provident Funding. The balance is about $278,000. My house got burned in the Northern California fires. Since my house was 100% destroyed insurance sent me a check for $1,347,000.00. Both names were on the check. I called my lender asking him what to do if I'm going to rebuild my house. They told me to endorse the check and send it to them, they will hold all of my funds during building. So I told them I disagree with them and they should only hold the amount I owe them until I rebuild the house, since they have the money, they have a lien on my house and I'll be paying them interest on the money even while they hold it. They refused. So I told them that I will not do it that way and I will be closing the loan. So I hand deliver the signed check to their office and got a receipt on Nov, 14th.

    As of today Nov, 22nd my loan is still active and I'm being charge interest on the loan while they are holding one million three hundred forty seven thousand dollars. Their excuse is that they are waiting for the funds to clear. The check was from an insurance company (Liberty Mutual). I'm not sure what is the law on holding checks. I thought the Congress has passed a law for banks to release funds within 24 hours. I have a strong feeling this issue will end up in courts.

    We had a mortgage with Provident Funding Association since 2003. On April 12, 2017 we paid off our loan to Provident. We expect to receive a full reconveyance of the property to us. Haven't heard from Provident for six months, we wrote to Provident to request for it in October, 17. Few days ago, we received a fax of SUBSTITUTION OF TRUSTEE from Provident and its agent named Fidelity Mortgage as the beneficiary of our property. We wonder if there is a conspiracy of grand thief by stole a property - our life saving - from us as an elderly couple?

    We were sold to Dovenmuehle Mortgage by Provident/Paramount last November 2016. They said there might be confusion so no reporting would be done for the months of Nov, Dec and Jan. We WERE NOT late for November, however our payment was not run through our bank for two weeks. I called and checked and they said no worries, moratorium was in effect and they would correct. Well, went to refinance my house and lo and behold if there is not a 30 day late for November of 2016!!! We are trying to refinance and are unable to now. I have called and called and called and gotten nothing but complete rudeness. Experian and Equifax show the account closed for Nov 2106, however TransUnion shows the late. Simple fix. You would think. They are even ignoring the grievance filed through TransUnion. I am ready to hire an attorney. Honestly the worst service ever.

    I have a mortgage account with them for more than 5 years. Just yesterday my payment is late one day (first time) and I call their customer service. I want to get the credit for the late fee. However, the customer service represent insist that it is my fault and refuse to do anything. I talk to the manager still the same thing. I really don’t satisfy. I know the banks and the credit card companies can give their customers credit for the reasonable reasons. Why not the Provident Funding? I just want to share my experience to other people. Be careful to deal with Provident Funding!

    My insurance sent a lump sum payment for roof replacement and siding repairs in one check payable to Provident and myself. I am having the work done by different contractors but Provident will only reissue the full payment to a single contractor or send a partial payment to me which is not enough to pay the roofer. They refuse to make separate payments to the individual contractors. How stupid is that - you wouldn't have a painter roof your house, nor would you have a roofer paint your house.

    Similar to the prior flood insurance post, Provident tried to rip me off for regular old house hazard insurance. I switched insurance companies on 6/26/17, notified Provident by phone of the change on the same day, and submitted the policy to Provident on the same day. My old insurance lapsed on 7/1/17 at 12:01 a.m. and my new insurance began at 12:01 a.m. on 7/1/17. In other words, there was no lapse in coverage and Provident had a copy of my policy in the file.

    On 7/3/17, I received a letter from Provident advising that it had purchased insurance on my house in the amount of $2,530 for 90 days of coverage. The letter further advised that I was responsible for payment in full on my next bill. No call, no email, nothing. Just a giant bill that would be over $10,000 annually for my house insurance (I paid under $1,500 for 12 months of coverage). THERE WAS NO LAPSE IN COVERAGE AND THEY HAD A COPY OF THE NEW POLICY IN THEIR FILE. I'm ready to file a class action against this joke of a company for their loan servicing BS and for the RESPA and TILA issues that arose during my loan closing.

    I called to discuss the matter and was told that a second letter would go out showing a 0 balance for additional insurance and that I would pay nothing. That is curious - your letter said that Provident HAD PURCHASED INSURANCE and that I was responsible for paying for Provident's purchase. Unbelievable misrepresentation.

    These guys keep asking for more information. They couldn't make a decision based on the information presented. They think they are auditing the customer rather than make a judgement based on the documentation provided. If your Mortgage Loan Originator (MLO) says these guys are giving a good rate, think twice before you move forward with them. I believe it is not worth the trouble. Their service is awful!!!

    This company held my home mortgage from 1999-2013. Sometime around 2008/09, the Federal Emergency Management Agency (FEMA) declared the area my home was in as a 100-year flood plain and I was required to have flood insurance. I found a low-cost policy and paid it for 2 years on my own. Finally around 2011, Provident Funding clued in and sent me a notice stating that I needed flood insurance. I showed them proof that I already had it and they INSISTED that it be put into my mortgage's escrow account. I reluctantly agreed. The following year, the insurance company sent me a late notice that it was unpaid. I called both Provident and the insurance company to confirm the correct address and the insurance company had it correct, but no payment from Provident was received. I called Provident again who assured me that everything was fine and not to worry about it, that it would get paid.

    The next thing I got in the mail was a letter from Provident stating that they had put a "forced-place" flood insurance policy on my account and were billing me an exorbitant amount for it. Apparently, they never paid the premium and the insurance lapsed. They kept saying that the insurance company never billed them, and the insurance company insisted that they had billed them several times at the correct address. I thought it odd that the insurance company was always able to send me the bill on time and to the correct address, but after all the confirmations, couldn't get it to Provident--plus Provident assured me that it would be paid when I called them.

    I believe Provident dropped the ball and didn't want to own up to its responsibility. That result was that since my low-cost insurance had lapsed, I had to get a higher cost policy in place with the same insurance company, which was still cheaper than Provident's "force placed" insurance. It cost me about $300+ dollars to carry Provident's policy until I was able to get the 2nd policy in place. I told Provident to stay the hell out of it and that I would pay for it myself because they were too incompetent, and they allowed it. Fortunately, I moved out of the flood plain within the year and spent every cent of cash I had to buy the next house to avoid dealing with another mortgage company. I would not recommend anyone use this company, they are dishonest.

    I recently worked with Provident on a home refinance. I used them for a previous loan and was satisfied, so I figured I would try again. Big mistake! This was the worst experience I have had in my life dealing with a lender. They paired me with a very young loan processor who seemed to be overwhelmed. On my Final Loan Disclosure the cash to close was wrong (meaning I was not bringing enough to payoff the loan we were refinancing). This was overlooked by my loan processor and I actually had to call him to let him know that this was wrong. Next, they forced me to close on a Thursday to ensure funding and processing, but my other lien holder was not even paid on Tuesday of the following week. Nothing was smooth in this transaction and I felt like I was working for them by the end of the effort and begging for services that they were charging me for (i.e. getting the settlement company that they use to payoff my other lender).

    My loan approval process was so unbelievably simple! The rate on my loan, outstanding, no surprises. I thought it would be too good to be true but it was all as stated. Everything is on-line, which I find much easier. From loan app to funding, under 30 days! Best experience getting a home loan, ever!! I have had zero problems with making my online payments going on their site to do so. I read so many problems from others. Perhaps one of the competitive advantages to Provident is their preference for online? I've actually never had a problem making online payments to any mortgage holder.

    I do not use my bank's "bill pay" because I don't trust that to be timely. Nor do I take the risk of checks in the mail and possibly being stolen along the way (my paranoia). Online payments with Provident are straightforward and simple, once correctly set up. I go on the lender's site and make my payments through there, for them to pull the money from my account. Provident posts my payment and pulls the money the day I make the payment. Easy, convenient. I am a very satisfied customer and recommend them!

    Do Not do business with Provident Funding. They have our mortgage, I mailed the monthly payment and they hadn't received it after 20 days. I called to tell them I was going to do a stop payment on the lost check. I told the lady on the phone I would wait 2 more days then do the stop payment. I did. It cost me $43 for the late fee and then $33 for the stop payment on the missing check. Then I made the payment online for the amount plus late fee. The payment clears my bank and all should be fine right? Wrong!!! The missing check magically appears and they go to cash it but it comes back NSF and they charge me another $25 fee. I'm livid at this point, I call and they say I should have called to tell them I did the stop check. I said, I did!!! They say I was supposed to call them a second time to tell them.

    I went online to make my house payment on the Lenders Site (Provident Funding) so that I would not have any late fees. This required me pulling funds from my Savings Account and putting it into my checking. I wanted to ensure any bills set up on automatic withdrawal would clear as well. I was waiting for my first check from Social Security as well as my short term disability and was running out of time so I choose to use Provident's portal. Using the number on my checks issued by America First I put in the routing number which results in the bank's name automatically populating and the account number listed on my check. The Portal auto populates with checking as the option for funding. Key Point Here. My back refuses to pay stating NSF because the request came through as a request to debit the savings account and my bank said they are bound by law to honor that request.

    How did this go from a request to debt my checking account to now a request to debt my savings account after I moved the funds over to my checking to cover this request. My bank said they would refund my NSF fees for refusing the check 2 times. Provident on the other end refuses to refund any charges for NSF Fees, late fees, and a phone payment fee. Each person I have spoken with states it was my fault and therefore I should pay those fees. A representative from my back conducted a conference call to Provident, myself and the agent said they do not make any exceptions for any of their customers under any circumstances. The agent then proceeded once again to state that I had to change that request from checking to savings therefore I am responsible for the error.

    What. Why would I bother transferring money when the payment would have bounced if I did nothing. I could have merely paid the $17.63 late fee and saved myself time and aggravation. I do not feel I was at fault in any way and should not be charged the $75.13 in fees for a computer error. My bank refunded my changes because I am a good customer and did the work in research to see that this was of no fault of mine. I have to wonder how many innocent people this company gets these fees from and then tells them you made the error you owe these fees. I carry a 777 credit score and I am proud of it. I have never not paid off any loan or bill that I have accrued.

    I believe Provident put my ex-husband as the primary borrower only because HE is the man. I was the one who put the large down payment down, I was the one paying the mortgage in full by myself because he had no job. When we signed the mortgage, we were both the borrowers. Why in the world they would put him as the primary borrower is beyond me. This has caused me to lose my home to my greedy ex-husband even though I used 100,000 from my inheritance to buy it. I have to call every month to change the online password and login because they let him change it. WHY? Because he is the primary borrower. I would never recommend anyone to get a loan with them!

    I am 70 years old not in the habit of complaining! However, I am so angry with my treatment by your Loan/Customer Service Department I decided to go directly to the top. I use checks to pay my bills - I usually post them to reach establishments well before due dates and this usually works. I mailed my December payment as usual. This reached your offices in Santa Rosa, CA on the 9th December. The payment was promptly returned to me with a letter informing me the check was refused and returned because it was "Post dated". The check was dated December 16th, 2016. I received the return documents on December 27, 2016.

    I immediately called your customer service department spoke with an agent and also to supervisor (Derick) asking for a more complete explanation. I was given none. I then asked due to the circumstances and my excellent payment history since Provident had taken over my mortgage loan for the late fee to be waived? I was informed that as Provident Funding had not received a payment for December the account was late and in order to avoid being reported to the Credit Bureau as delinquent I would be required to make the payment, before December 31st, pay a late fee of $46.03 and $7.50 handling charges for paying over the phone.

    I do believe this was shameful and mean spirited treatment. Funds were in my bank - the payment was received by Provident well within the courtesy period given. I have brought this to your attention personally because I do believe you should be made aware when customers are unhappy. I am certainly not of the generation to take a disagreement public but would like you to please see that I get a full refund of the late fee and the handling charges.

    Provident Funding was horrible. My husband wanted to refinance our home because of the great rates. We've lived in this house for 30 years and had plenty of equity in it. Plus both of us have excellent credit (800+) and good jobs. We thought this would be easy... boy we were wrong. The scrutiny was over the top, but we turned in document after document and even turned in the same documents 2 or 3 times. We paid $800 for an appraisal fee and had to wait two weeks for them to call and just make the appointment. Then we had to wait another 3 weeks for the appraisal date. Time was not on our side for the lowest rate, so we had our mortgage company lock it in.

    The mortgage company would email us every week saying everything is up to date just waiting on the appraisal. Finally the appraisal day arrives. We get a phone call 30 minutes after the appointment start time from the appraisal guy stating, "Sorry I'm not qualified to appraise your property because it's a dividable lot and I don't want to lose my job. You will have to reschedule another appraisal appointment." We paid $800 and he's not qualified to appraise our home! Now it gets more interesting...

    Then within 5 days after that phone call with the appraiser we get a letter from Provident Funding that was backdated two days before the appraisal date stating, "Your mortgage loan has been closed. The decision to close your application was based on the credit application being incomplete. The items needed to make a credit decision were not provided." This letter was written two days before the appraisal was to happen and mailed out the day of the appraisal date. Sounds like someone is covering up for someone. Also, wouldn't the broker have informed us rather than Provident?

    If I could give this company a zero or a negative number I would. In all the years I have obtain loans, this was absolutely the worst. We had great credit, plenty of cash and assets for what I thought was a relatively small loan. The steady stream of requests, inquiries, letters of explanations, repeated requests for the same information. It went on for weeks and weeks. It was literally a death by a thousand paper cuts. The underwriting went on so long, we went past our close date, and then a second extension. In the end we lost our earnest deposit. We had to sign an amended agreement and pay the sellers on a lease/purchase agreement to get our home. Finally after 45 days our loan was approved. If your broker recommends this company, find a new broker or have him give you an alternative loan company.

    Refinanced my home. This company was the underwriter. They asked for more documents than you could imagine. Delay, delay, delay. Finally approved and financed my loan. I get a letter from them asking me if I want to opt out of them selling my information to anyone and everyone, I opted out. In the last week, I have received 4 letters from all pertaining to the same thing. I asked for none of this. I haven't even made my first payment to them. And now all of a sudden my spam filter is filling up with garbage. Where before I had 1-2 spam e-mails a day now I have 30, I don't think this is a coincidence. I'm praying that they sell my loan to another company, but I fear they will not.

    Applying for a loan with Provident was a good experience. Like the use of online document uploads, and the online mortgage management and mobile app. After diligently paying down my mortgage over the years, I finally reached the point to pay off. With a remaining balance of ~$200, I sent the payment based on the payoff statement generator. Provident then took my check, cashed it and mailed a new check back to me with a notice stating that it was not accepted. This added two more weeks of interest charges, and required me to spend more money on wire transfer fees to meet Provident's ridiculous payoff terms. I don't plan to go with Provident for my next mortgage until they become more consumer friendly with payment terms or reimburse me for additional charges incurred for payoff of my loan. Lastly, this policy is stated in the payoff notice, but it makes no sense for such a small remaining payoff amount.

    They encourage you to set up your mortgage payment as an auto-pay, so I've done that. That kicks in on the 5th, IF you haven't already paid the mortgage for the month. Usually I pay right around the 1st, and that's fine. This month, I paid on the 1st. They took payment on the 5th for July. And their auto-pay kicked in (for July). I emailed them, asking not to take a 2nd payment -- I don't have cash lying around for 2 mortgage payments a month. They respond, "You need to pay earlier", and set the request to resolved. I end up getting 2 NSF fees from my bank and a NSF from Provident. This doesn't give me warm fuzzies. They do have good rates, have adequate documentation, and are good unless there are any exceptions. I think in this case, it was the 4th of July that tripped them up, plus customer service that doesn't give a hoot.

    I love this company and from my recent personal experience, am shocked by the number of one-star reviews. I just completed a cash-out refinance so that I can remodel my bathroom, and the entire process from the day I first contacted Provident until the money was in my account, was 24 days. I researched rates from all the main banks and many other companies, and Provident's rates were the lowest in addition to having no costs. I highly recommend Doug ** - he walked me through everything I didn't understand or had questions on with patience, understanding and kindness. I truly felt that he was looking out for my best interests.

    My rate dropped by a few fractions of a percent during the process and he secured the lower rate without me even having to ask. They have a great "Rate Calculator" tool on their site that will give you quotes of rates and costs, that is easy to use - no logging in or other information required. The actual process is so easy - everything done online and then a notary comes to wherever you need. I really can't say enough great things about these guys and would recommend to anyone looking for the best rates AND the best service.

    My experiences with Provident Funding were extremely bad. Please keep these in mind if you want to go with Provident Funding: Any numbers which could be the interest %, MI %, etc., what they tell over phone can never be taken on face value. Insist to get all these over mail, so that they cannot change their words. Expect a very high MI % compared to other lenders. A 50% more MI payment could be expected compared to other banks. They are full of surprises in terms of the closing costs, etc. The figures they tell one day can be completely different the other day. For example, on Friday one of the representative tell that the total money required at closing is X. And when you make arrangements for X, they will say, it needs to be more than X and most surprisingly they don't know what that increased amount is. And of course they have a lot of reasoning for those.

    They are least bothered on how they treat the customers and seems to not care whether you take loan from them or not compared to other banks. They don't tell us upfront what the total money reserves we need to have, etc. Till you do the rate lock they may pretend to be good with you. So don't get deceived by that. :).

    I can go on, but stopping now as I don't have the time and energy. :). So if rates are all you look at, you can still look Provident Funding, but be extra paranoid when you deal. I feel extremely disappointed with the service with Provident Funding, so be extra paranoid when you deal with them.

    Provident recently informed me that they sold my loan to CENLAR. I've done business with Provident and never had a serious problem. As soon as I learned about the transfer, I paid down the loan by 50%. CENLAR customer service doesn't know its butt from a hole in the sand. After talking to three service reps and waiting for over 30 minutes for a technical rep (who never came to the phone) I finally talked to someone who had worked there long enough to know that transferred loans cannot be set up for automatic payments until after a certain date. CENLAR (ALLY Bank) is desperate to get the business but not smart enough to hand onto it. As far as Provident goes I will NEVER finance another loan with them. They still hold the loan on my rental and if they sell that loan then I will simply pay it off. What a hassle working with these idiots.

    I have been a customer of Provident Funding for over 20 years. I have NEVER been late or missed a payment & always pay extra ($500 a $1000 over my payment). My last Feb. payment was received on the 17th due by the 15th. I checked with my bank & see it was received on the 12th. I received a letter from Provident with a threatening rude statement saying my credit was in default & it would be reflected on my credit report!!! When I called them they said yes they received my payment but the bank must have sent it late because of the holiday... I asked if the late charge could be waived & was RUDELY told "no". I will NEVER do business with Provident again & recommend strongly that no one else does either!!

    Our mortgage broker found this lender and called them a "pain in the tush lender" but I didn't care because we are serious business minded people. We hold a lot of real estate and we have our act together. We meet quarterly with our CPA, because we run multiple businesses and we make 7 figures annually. Little did I know that this lender goes out of their way to stick it to you. Here are two examples: #1. When we started the process of refinancing this little property the lender and myself as the borrower locked in a low rate and we waited for the closing date. Soon after we locked the rate, the Fed announced they would be raising interest rates. (This was before the sub-prime melt-down in 2008).

    So this lender Provident Funding started a shell game, by requesting documents we had already sent them. I thought they sure are disorganized. But their real intent was to slow down the closing process which unlocked our rate. Then after rates increased and our rate "unlocked" the lender found everything and were ready to close. But now at a higher rate. This bothered me, but I didn't really lose my temper until the second issue happened. Example #2: They lost one our payments in 2015 and placed a negative report on my personal credit.

    I generally have excellent credit above an 800 beacon score. And for me, credit is especially important because I buy so much real estate using cultivated banking relationships. Now because of Provident's mistake, my credit dipped into the lower 700's. After a few calls into the bureaucratic nightmare of Provident Funding's "Help Desk" which I renamed the "Frustration Desk" I hired a credit repair attorney to dispute this negative report with this lender. After several months of the paper shuffle game with Provident Funding (where they required everything sent by my attorney to have my Notarized Signature, or they wouldn't even look at it) they still refused to remove the negative report which was their fault to begin with.

    I strongly recommend that you don't do business with Provident Funding. They are a house of ill-repute! And I hope this review causes them to lose at least some business; as their lending practices have caused me at least some financial pain. Fortunately what they did won't hurt me too much. It's mostly an annoyance. But for many people this could be a real problem. And I recommend you find another banking partner to work with. Please don't help this company take advantage of others. Go elsewhere. They are repugnant.

    We had water damage due to a broken toilet supply line and our insurance company sent us a check to cover the damages which also had Provident Funding's name on it. We had to mail them the check and the first one we got back after several phone calls. They sent us a second check to cover adjustments to their estimate and this time they kept it for several weeks. When I finally called them to find out where the check was they told me that they had just sent it back the day before because we did not include the itemized repair list for our claim. I called my insurance agent and he informed me that he had sent it to them 10 days earlier.

    Now we have to send the check back with copies of documentation they already have. Huge waste of time and money (we paid extra to overnight it to them). They are playing games with our money. I will be re-financing my loan as soon as possible. I do not wish to do business with such unprofessional, incompetent people as this company apparently have working for them.

    For seven (7) years I have paid ahead of time, on time and never been late. I have always sent my check by mail with the envelopes sent to me and the slip provided. I have always noticed that Provident Funding is very late, clearing the check going up to the wire in the grace period. Well this month, they waited too long and are now penalizing me for a late check. There are two weeks for the US mail to get my check from Michigan to California and for their mail room to get the check to those who need to process it.

    So now I am hit with a late fee that they say the burden is all mine. I have never been treated so poorly on the dozens of accounts that I have. They clearly have a problem with their efficiency of handling mail and they are profiting from their own inefficiency with outrageous late fees. I would like the pubic to be aware so that when filing for a mortgage, unsuspecting customers can demand that their notes NOT be placed with Provident Funding.

    When my loan was approved I had to pay PMI because I could only put 10% down. Fine. I love my house, the loan was approved, closing perfect, etc. Except I was told last year when I inquired, that PMI would AUTOMATICALLY be removed when my balance went below 80% of the original appraised value. Okay. I started paying extra principal so the balance would drop faster. When the PMI did not AUTOMATICALLY drop off I sent an email. They responded (first) by saying my original appraised value was $30,000 more than it is. So I rejected that answer and asked them to look at the original appraised value from last year. I stated again that my balance had dropped below 80% and to remove the PMI and reimburse me for the PMI paid that should not have been paid.

    Now they want $150 to have someone come and look at the house to be sure it has not lost value. This is laughable. I just had it appraised to sell it and it has increased in value by nearly 100% due to home improvements and market value. However, they told me last year and this year that the PMI will automatically drop off in November because that's the point where it would have dropped below 80%... if I had NOT made extra principal payments. So for $150 I can get a refund of $300. Beware if you're making extra principal payments with PMI... I'm not going to continue the hassle of recovering a net of $150, selling the house, and will not be doing business with them again.

    I applied for a loan online, got application approval. They said they deposited funds. I had to pull out and send via Walmart visa prepaid. Part of verification I did it twice the money was in there. They called my bank impersonating me, disputed my car payments. Credit was issued for them. That's how the money was put in, not deposited. I believed them. Said 15 min I'd have my 5 thousand dollars. Didn't. They said they would consolidate my c cards and didn't. They kept calling me demanding more and more money. Threatening me and my family with harm. After all they knew my address and everything. Because I withdrew monies and sent it to them by giving them visa numbers.

    I now owe my bank tons of money. Couldn't do fraud. Also if they record their messages or conversations they would know it wasn't me by the voice comparison. I'm on disability. It's direct deposited and now I can't pay rent losing car since there was 8 disputes for car payments, insurance and more. I am so sad they did this. Now my daughter and I will be homeless with not even a car to sleep in. Nobody is doing anything to help. Don't know what to do. Why can't Walmart get me my money back considering I have cards and receipts? They should be considered stolen. Where's the protection. I can't even get an account now.

    They stole my identity my money and so much more. His name was Erik **. Beware of provident funding. I received loan contract etc. I faxed them Id, ss number, DOB and mother's maiden name acct number and I was so stupid. Reported to police department, the FBI and identity theft services but haven't got any help for anything. All I can do is cry. Can't leave my room so discussed with myself and it.

    My husband and I have a year to go on our 15 year mortgage (well, technically we have 3 more years to go, but we've made significant monthly payments of additional principal so we'll be paid off 2 years early). I made our August mortgage payment online through the Provident Funding website on August 13th. I received a confirmation notice that payment was made but didn't keep it (seriously, who does?). Apparently the payment didn't go through and now they want a $73 late fee, which they refuse to waive. According to these scammers, they have a "strict policy" of never waiving late fees. Never mind the fact that we've always paid on time and, in fact, have always paid additional principal ($50-250/month). They said that our account's payment history has nothing to do with additional fees they may charge us (I'll bet that isn't what they say when they want to impose more fees than they've already charged).

    The first "customer service rep" I spoke with said that IF I had paid during the grace period they wouldn't have charged the late fee. When I asked why they didn't call to remind me during the grace period, she said "we can't call everyone". After I insisted on talking to a supervisor, I spoke with an equally unhelpful, patronizing supervisor named Daniel ** who changed their policy to "we never call people during the grace period." So which is it? Were they lying the first time or were they lying the second time. He parroted the "strict policy" BS, and said "there's nothing anybody can do" -- no, people can't do anything about terminal illness and death, but they can do something about late fees.

    Every other bank/credit card company rewards good customers and prompt payers. Not Provident Funding. (And if Daniel ** said "I understand what you're saying" one more time, I would have screamed. Of course he understood what I was saying, we're both speaking English.) I asked to speak with HIS supervisor, but he refused. "All the managers are out of the office." Yeah, right. Daniel ** said the only way I could escalate the dispute was in writing. Fine, I said, "give me the email address." "Oh, no, we don't use email addresses, you have to send in a written dispute in the mail." What, in the 21st Century they don't use email? Can anyone say "let's make this a war of attrition and make complaints as difficult as possible so the customer will give up?"

    Yes, I'll submit a written escalation, but after reading the other reviews on this site, I doubt if it will do me much. I can't wait to get this mortgage paid off, and I'm telling everyone I talk to that they should avoid Provident Funding Associates like the plague.     I started a loan with Provident Funding a few weeks ago based on a discount that they offered us through my company. I used to have a mortgage with them back in 05 on my old house, so decided to give them another try since we didn't have any issues with them back then- and they were now offering a discount to boot. I didn’t have any issues with their service quality whenever I was working with them to get the loan, and for the short amount of time I’ve had with their Servicing department things have been pretty smooth too. They were pretty upfront with what I needed before starting the loan, and the officer was pretty prompt in getting back to me on my questions. Documents that they needed were pretty standard and sensible (based on my last loan experience through Amerisave). One condition about why side business caused some issues when it was being underwritten but I was kind of expecting that to come up anyways.

    My loan was closed in about 25 days, and I got a very nice rate out of the deal. I hate sending checks anymore to companies, so I signed up for an auto withdrawal process that they offer. Less hassle to deal with and pretty convenient to manage. A majority of the application process was handled online and over the phone, no face to face work (if you want that option, consider a local or larger bank). For working online though, the website was pretty easy to navigate and they had useful features under my account that let me keep track of my loans progress. I could view the documents that they needed for it, received some system alerts during the process, could communicate with the loan officer, and also upload the documents that they needed. It was a lot less bare bones than when I first did my loan with them, so that was nice to see.

    Now that the loans finished, there are other options under my account too (which I haven’t looked through entirely yet). My take away after dealing with Provident Funding is that if you have your financials in order and your house value is good, then you shouldn’t have a problem getting a loan. I haven’t had enough of an experience yet with their Servicing department to comment on totally, but I haven’t had a problem with them so far and they were fine to work with on my old loan. Overall, I enjoyed working with Provident (would probably do so again if rates are better than what I have) and I don't mind giving them a 5 star review for my experience with them.

    We were late due to renters paying late. We received a booklet each time offering help to make payments on time. Interest rate we had was a little more than 7% while the current rate was in the 3% area. They refused to lower or refinance each time the package was sent out. Frustrating that they offer help on the face of it, but refuse when we try. Very frustrating, would never deal with them ever.

    I was notified in October of 2013 that my mortgage payment was not received; I had paid by check. I made another payment to keep my account up to date and was charged a $213 late fee. On May 27, 2015 a check dated October 1, 2013 was cashed causing havoc with my checking account. Why did it take a year and a half to cash this check?? I looked at some of the other comments on this site and see that other people have had the same problem. I called their customer service department to see if they would credit me for the late fee and they refused. I sent in a written request to see if they would reconsider and will revise my comments if they do. They are not nice.

    My home mortgage was with Provident funding in which I owed approx. $140,000.00 on a $325,000.00 home. Because of a new job we had to relocate from LA to AL. We had our home for sale in LA, found a home in AL to purchase. I consulted with the mortgage rep with Provident Funding and he said that if I mortgaged the full amount of the new home when I sold the home in LA I could apply the equity and have the PMI dropped. Well I applied that amount in 1/2015 and it's now going into June and they still have not canceled the PMI and just sent my check back for the appraisal with another ridiculous excuse why they can't drop it. Too many boxes checked on the cancellation form and said they have tried to contact me, I have phone records people they have not tried to call me. I need a good lawyer or better yet need to file small claims against these people. My advice get your mortgage somewhere else. These people are scammers.

    My mortgage broker used Provident Lending for 2 investment properties I was buying. They approved my loan and two days before closing they ordered a desk review of the appraisal. They backed out of the loan on my closing date. Then on the second property, we actually went through the closing process at the title company. We were waiting for it to fund and 3 days after closing they refused to fund it because they said there was a misunderstanding with my income. I have had the same job for over 9 years and have 9 years of pay stubs to show -- help them understand my income. Wow, very disappointing. I have two times the price of these properties sitting in cash and have no debts. Who do they approve?

    These guys are terrible. They will never help you with your loan. We did not choose them as our mortgage company initially but the mortgage company we used the first time sold our mortgage to Provident Funding. Like many Americans we had some recent hardships along the way and reached out for help, thinking they are the mortgage company and they would help us.

    After about two months of submitting information, telling them why we had the hardships we recently suffered they denied us on everything. We were basically told to find someone who does short sells and sell off our property because they could not help us anymore. Or we could just do nothing and they would come foreclose on us. This company sucks and no one should do business with them.

    We are currently seeking out help through some government programs and hopefully we can find some relief that way. Again, stay away from Provident Funding. This is not our first time asking them for help either. We asked for help a couple years ago and they denied us then as well. They are greedy pigs only out to feed themselves.

    I mailed my January 2015 payment like I always have the past 6+ years. I get a notice from Provident my January payment was late. I'm very worried, where is my check? Provident received and processed it Feb. 18. There was no problem with my February or March payments. I'm thinking maybe it was a mail delivery problem in January? But April's payment was late. It was processed/received by Provident on April 23. Either there is a horrible problem with the US Mail delivery all of a sudden or Provident is intentionally charging late fees. Provident's solution to the problem is for me to make automatic bank payments. Why is this the only place I mail bills that is late all of a sudden? Why did it take over 20 days for Provident to receive and process my check in April? Someone needs to look into what is going on.

    Unfortunately even though it isn't your fault, we cannot waive the late fee. Yes we SEE that you mailed it in time and unfortunately you rely on a third party when you use the mail so you shouldn't do that. Seriously? Worst company EVER! MY payment was not late & yet they gave me a fee. There is no one to talk to; unfortunately the supervisor has no authority to do anything either. They don't even have the excuse of English being the second language because the people I spoke to were CLEARLY English-speakers & understood this was not my fault, but I am assessed the fee anyway. How does this make sense? THEY got it the SAME day the fee is assessed...according to them.     I have been making payments on this house since 2003. In 2010 I was riffed from Hillsborough County and got with my broker and was assigned to Provident. When the loan was finalized I was in the hospital with a brain aneurysm and couldn't continue with saving my county job. They wouldn't approve the loan as long as my name was on the loan so my sister resigns all the paperwork and dies 2012, now they won't talk to me.

    I send payments and they get returned. I sent a payment using bill pay from my checking account because online payment was blocked so the checking on was returned in my deceased sisters name so now I'm out $1500,00. So in the meantime I'm having trouble making the payments. What money I had is tied up in litigation. They won't talk to me. I need to get caught up so I won't lose the house. The money I owe them is about half of what the house is worth, don't do business with these people. They are a bunch of ripoffs!

    Unprofessional non responsive company. Lack of social skills and follow through. They do not call back when they say they will and don't return emails or phone calls. I had to file an company and at that got a call back from a supervisor who works in a cubicle. I switch to another loan consultant that still cannot follow through. So unprofessional. My rates went up because they didn't look me in costing me not 2900 original amount but 5400 in two weeks. Good luck if you use these clowns.

    Based off my latest annual escrow account analysis statement it reflects I have an escrow shortage of almost $900. I have gone round and round with Provident reference this shortfall and come to to the following conclusions... The escrow shortage is due to a few factors: my actual homeowners insurance and county taxes were more than what was anticipated. Got it; I recognize that and can deal with it. I am fine with making that shortage up. The part I am not happy with is, Provident paid my county taxes very early for two consecutive years. When they pay early, it diminishes the "cushion" in my escrow account. The result of that is they raise my monthly payment to make up the shortage. My taxes are due in January, so if Provident pays in December everything is fine; however, they paid in October 2014 and in November 2013.

    If they wait until December, they would have collected the monthly escrow payment in November and December and then when they paid the county taxes, the required amount would have been in my escrow account to maintain the payment amounts and cushion. I truly believe they paid early on purpose, because they knew it would take me under the threshold and then they could get away with charging me extra to make up the shortage.

    I almost lost my house and earnest money because Provident can't competently approve a loan. We had excellent credit and adequate funds for a down payment, etc, and we were prompt in meeting all of their requests. But there was always "one last document" we needed to get to them after we met all of their requirements. The seller of our house eventually couldn't wait for us anymore. We fortunately found a lender that financed our home in less than 7 days. With that sort of reliability to compare to, I can't honestly give Provident any excuses for their lousy performance.

    I have been a customer of Provident Funding since I got my loan last year. I've gone through and read some of the reviews and frankly, I think they are misleading and indicative of the lack of accountability that has forsaken this country. For example, you have people claiming they were unfairly charged a late fee and would lead you to believe they were 1 day. Keep in mind it is a federal mandate that you can't charge a late fee unless a payment is more than 15 days late. So when they say 1 day late, they really mean 16 days late.

    I did a lot of mortgage rate shopping and you can't find a better rate than what Provident offers. You better be a good borrower though, good fico, low DTI, etc. because my guess is they can't offer those rates by doing bad loans - look what happened during the financial crisis. My loan was cleared to close within days because I provided my documentation timely and didn't have any unique circumstances with how I'm paid or with my assets. In any event I'd encourage good borrowers to do their research and if you meet their criteria, you'll likely be unable to find a lender that can give you the rate Provident can and in my year + of making payments to them, I've never had any issues nor have I even had to call them. Everything has been very smooth.

    First of all, it's pretty obvious the "overall a great bank" review is a fake review, probably written by one of the Provident employees because they desperately needed at least one good review. I only wish I would have read all the horrible reviews online before opening an account with them. I mistakenly just searched for a bank with no minimum balance fees. Their website is ridiculously difficult and poorly designed. ** at the North Brunswick, NJ branch is in dire need of customer service training. Not one smile in the entire branch, very unpleasant attitudes. ** took 45 minutes and needed to make several phone calls for help to open a simple account. Very sad. They act as if you're interrupting their day of web surfing if you try to open an account.

    ** gave me absolutely NO paperwork on my new account and only gave me a receipt for my deposit along with a mortgage interest flyer and a debit card. I should have known better than to leave without the proper documents. She actually had the nerve to get snippy with me on the phone when I called the next day to ask why I didn't get the proper paperwork which THEIR customer service said was required before I could log in online. FYI, it will take several days before you can log in and access your money online.

    ** also failed to return to me one of my tax documents which I can only hope will be mailed back to me. Calling customer service is no help at all, just more incompetence. It's no wonder at all why there aren't more branches. I'll be closing this business account asap. These geniuses should hire an independent consulting firm to evaluate their people & branches in order to enlighten them on why their customer service gets such bad reviews & why the Internet is SO flooded with horrid reviews of their branches. You should really think long and hard before trusting Provident and their people with any money or information. Be warned. BEWARE.

    I've taken out a mortgage to finance a new home, and Provident's unprofessional conduct almost left me on the street. Even though I was way-above prime as a borrower, they tore apart my finances as if I was a convicted criminal. They conducted this very slowly, in a way that stretched things to the last possible minute (so until the very last day, I couldn't be sure I'd get approved). They also came up with ridiculous stuff, like deciding to exclude all of my wife's income, which forced me to scramble and break savings (losing a lot of money in the process). Finally, only hours before the closing date, they decided to call my office for employment verification OUTSIDE work hours, which almost tripped up the whole thing, had I not been lucky enough to have Lync. I'm pretty terrified of the fact that I'm stuck with these guys for the rest of my life. Steer Clear!

    I'm a disabled person, I suffer from myasthenia gravis and spinal muscular atrophy. Spinal muscular atrophy is a progressive neuromuscular disease for which there is treatment and has caused severe disability. I was awarded in 2008 a steady monthly income from the Social Security Administration. On 8/18/214 I tried to refinance my loan with Provident Funding at a lower rate. They insisted a letter from SS assuring them of a steady monthly income for the next 3 years, even though they knew SS Administration could not guarantee a steady monthly income for the next 3 years because SS could not assured I would be disable in the future, my application was turned down for that reason only. Provident has discriminated me a disabled person because my only income derives from government assistance. Had no choice to refinance with another lender.

    Provident Funding SUCKS! I have never had a late payment with these clowns and their service is pathetic. I wrote and mailed my house payment on July 3, 2014. On 7/18 or so, I received notification that my payment had not been received. I provided Provident with the check number and told them the USPS had obviously lost my payment. They told me I would need to write another check and that I would also be charged a $70 late fee... even though it was no fault of my own. They then told me that they would return my original check if it ever showed up at their office... thanks! Anyway, I wrote my 2nd July payment, a check for their BS late fee and a check for my August payment that was now due in a week or so. I mailed it certified, signature required.

    I then took the time to submit a copy of my July 3rd check from my checkbook along with a detailed letter explaining why I should receive a late fee waiver. The ** from customer service sends a letter to me stating he saw where Provident received my July payment on 7/26 and that was why I was charged a late fee. He obviously failed to read my explanation of why I was requesting the waiver... because the USPS LOST my original July 3rd payment. A week later, I noticed that Provident misappropriated my August payment by applying the funds toward the loan principal, even though I had clearly marked on the check that it was for the August payment. Had I not caught their mistake, they would have charged me a late fee for the August payment that they incorrectly applied to the loan principal.

    Fast forward to today, 8/18/2014... I get an email that says my bank is returning my check and that if I don't submit payment, I'll be charged another late fee even though my August payment/check had cleared my account. When I called Provident Funding customer service this afternoon, it was as I expected, Provident states that they received my original July payment, dated 7/3/2014. When I asked about a possible waiver of the late charge, the mental giant in customer service would only parrot me that, "since my payment wasn't received on time, a late fee would be charged to my account even though it was of no fault of my own". They didn't care that the USPS made the mistake. This according to the well trained customer service rep.

    From this point forward, I will continue to send my payment via USPS Certified Signature Required. I'll gladly pay the extra $3.00 to have proof Provident Funding received my payment on time and to make sure someone there has to stop what they're doing and sign for my envelope. What a bunch of douchebags!

    We had a major flood inside our home and the insurance company issued a check for the loss. I phoned Provident to get the instructions for them to endorse the check... I was told that the endorsement would occur within 72 hours and that I would have to provide an express envelope if I wanted it returned quickly, because they don't provide that service... or any other for that matter! Yesterday, I called to follow up since the 72-hour time frame was expiring and was told that they had given me wrong information and that it would be 7-10 days! They had to deposit the check (from Lloyd's of London) to make sure it didn't bounce! Really? And, they would reissue us a check after the "hold" days were complete. Beau ** is the Customer Service Manager and deserves to be fired for his lack of training of personnel and overall lack of "service." The lady I spoke with offered to reach out to the contractors who are waiting to be paid and explain the situation! Stupid! These vendors work paycheck to paycheck and could care less if Provident is using MY money to make some extra interest for themselves. A horrible company with clueless employees.... Oh, and they can't wire the money, my money into my account. Really, they can't, can't, can't!

    Tried to make a principal payment on their website....which is a constant hassle to work with.. Changed format of system and then charged me fee. Of course they charge a fee over the phone to make extra cash $$. Other mortgage companies do not. Very hard and rigid to work with... Even long term customers that always make their payment always on time. Cannot even imagine how they treat their customers that went into short sale or have problems making their monthly mortgage payments. Cannot wait to pay off loan and get rid of this company.

    Nickel and dime every aspect of their business...they called me to refinance but would never go with them again. Go with Chase Mortgage. I have multiple accounts with them and have excellent customer service... They listen to their customers and provide great service. Glen ** ... you need to call and get some lessons on how to treat customers from Chase Mortgage.

    Provident regularly discards proof of insurance documents sent by insurers and mortgagees. I've only found 2 methods that actually work. Both methods require you to set up a online account for your mortgage on Provident's website. Send proof of insurance certified mail (about $2). Allow 2 weeks, Provident only picks up the mail once a week. Once it's picked up, verify they've posted it, if not open a problem case for your mortgage on their website including postal certified letter number and pick-up date. Process takes total 1-4 weeks. Or upload an proof of insurance document to your mortgage on Provident's website. Wait 2 days, call to confirm requirements have been met. Less than 1 week total time. Remember, Provident expects mortgagees to do their own servicing whenever possible.

    I have had mortgages with Home Savings of America, Citibank Mtg., and Wells Fargo. I have NEVER had as much trouble getting funded for a home loan. I am being asked to verify the source of each cent I deposit into my checking account. My paycheck isn't automatically deposited so I had to send a verification letter explaining two deposits per month for the same amount. There is an additional $30.00 deposit each month for transportation allowance. They required another verification letter to explain the source of those deposits! It isn't like I make irregular or huge sums, which could appear to be suspicious. When I asked why I was being asked to provide such detailed information, I was told that since Sept. 11th, every deposit is being scrutinized. Really, $30.00?! Who else is scrutinizing those deposits?

    My 85-year-old mother gave me some cash, she had saved at home, to help with my down payment... I was told after I made the deposit I'm not allowed to deposit cash because it has no paper trail. I need to get her to write a check or get a certified check to me so that they could verify she had the funds in her bank. SHE DIDN'T HAVE IT IN HER BANK... SHE HAD IT AT HOME!!! How did they expect her to provide a paper trail?

    I am hoping to have my loan funded before the end of the month. I just received an email from the Loan Processor... "Your file is still in underwriting and I should have approval tomorrow. Once we have loan approval and meet prior to doc closing conditions, we will be cleared for docs. Once escrow gets docs, they will give you the dollar figure. Hang tight right now and I will update you as soon as I get your approval." But they pre-approved me 3 months ago!

    Several months ago, I was laid off from my job. At the same time, my mother became terminally ill. As her primary caregiver, I was limited on the work I could do, which resulted in a financial blow. I contacted Provident Funding and they informed me they would not work with me. The representative even went so far as to say it would be better for me if I had my husband's income to help. I explained I'm not married. "Then you really won't get help."

    I struggled to make payments during this time and asked them to change my due date so the late payments wouldn't accumulate. They refused. After my mother passed, I have struggled to find work. I have taken a job that is half of what I was previously making. I requested a loan modification but they denied it because I didn't make enough money. I took on a roommate so his income could offset some of the expenses. The company still would not provide a loan modification since his payment is "real" income.

    I have worked hard to make the monthly payments, but now when they are late (because they still will not change the due date to work with my job's payroll schedule), the company returns my mortgage payment saying unless I pay all that is past due, they consider it a partial payment. It is the full monthly mortgage payment I'm sending. I asked for assistance again, but they refused to work with me unless I made a payment that included not just this month's mortgage, but the back charges.

    When I missed the payment, they didn't claim it as a missed payment and wouldn't adjust it when I requested help. Instead, they applied the next month's payment and called it "late" so they could continually charge late fees month after month. Knowing they have a customer who is going through difficulties and is working to make payments and is not trying to buck the system, they are intentionally taking steps to make it impossible to keep the house. They are predators. In this economy, and in light of all the foreclosures currently on the market, for them not to take the time to help consumers who are working hard to make payments is beyond ruthless. It's damaging to the economic recovery process. I didn't choose this company. My original loan was sold to them. I would never work with them again and will discourage everyone I know from taking loans from this company. They are part of the problem, not part of the solution.

    After having many problems with this company, I looked on this site at their reviews and noticed most of the complaints were the same as mine. The company did not receive payment on time even though it had been sent in plenty of time and then late fees were added. I have went through many issues with this company, them not receiving payments on time (even though made before time due), to them refusing my payment because I refused to pay late fee, to them trying to foreclose on my house and them did loan modification that increased my loan and time (was unable to refi with other companies due to house values at the time). Then after modification, was making payment thru my bank bill pay (the only way to do it because it gives day they rec'd it) but when I checked online at my acct after a few months, my payments had not been applied.

    Then there was threat with insurance even though all info had been given to Provident Funding. They also did not pay my taxes on time even though I called them 4 times inquiring about nearing due date and they had not paid. They paid my taxes late, and took the late fees from my escrow. Called them again requesting late fees be put back into my escrow as it was not my error and I had contacted them 4 times regarding this. Was told fees would be returned within 2 weeks. That did not happen. 3 months later, had to contact an attorney to have late fees reimbursed back. Then almost 2 yrs after loan modification, got a letter stating I owe them an add'l $1391 for attorney fees and home inspections on modification.

    I had already paid closing costs when I contacted them. Got the usual from them, rude and unable to explain except for saying I owed and it was for fees incurred. Contacted attorney again which costs every time but is the only way to get a response from this company and now I got letter stating not $1391 but $282 owed; then another letter stating they had made error in calculating and I am due refund of $200. I plan on selling my house so I can get away from Provident Funding. I would like to have attorney look further into this but the cost.

    I had a successful short sale with approval from Freddie Mac and Provident Funding. I was suppose to receive relocation money, about $3000. I never did. I was told by Freddie Mac I met qualifications, which was a short sale. Provident tells me my FICO score was too high, and my debt to income ratio was lower than 55%. I sent to Provident a Borrower Response Package with all my financials. My debt to income ratio without electric bill of $150 and water bill of $100 comes to 71%. What kind of math do they follow! Oh, by the way, while I was approved for short sale and had the house on the market, IN FLORIDA, and had a buyer, Provident started foreclosure proceedings against me. I was like walking on glass to get that court case eliminated. Good luck with them...

    I too have experienced the same bogus late fee/processing charges as many of the other responders here. Provident has "lost" my mailed payments and charged me late fees when the payment was mailed with a week to spare. I now do an electronic transfer directly from my bank. Yet Provident still has claimed that they could not receive the transfer and is charging a $25 processing fee. Apparently this is how Provident makes it's money. Provident never intended to keep my mortgage when I refinanced with them in 2010. Caught in the real estate bubble, they were unable to sell the mortgage to Fannie Mae. If there is a class action suit against Provident, sign me up.

    I am very concerned about the lack of communication and application of late fees by Provident Funding. I missed a payment earlier in 2013 due to a complete oversight, but did not receive a notice from Provident until Dec. While Provident claims that they sent earlier notes and left messages, I did not receive them. They also had a wrong email address on file and consequently I did not get notices via email (apparently Provident completely disregards email undeliverable notices). As soon as I received the letter finally in Dec. I called Provident and the rep said I missed a payment, but not that it was from earlier in the year or that I was charged over $600 in late fees. I discovered this when I logged into Provident's web site trying to understand what happened.

    I called today to explain that I was not aware and that they had not notified me of the situation right when the payment was missed. The rep would not help me, so I asked to speak with a supervisor. He was unwilling to acknowledge that I did not get any notice until Dec. and would not work with me to reverse any of the late fees. My payment history with Provident has otherwise been stellar and I have perfect credit. I admit to an oversight earlier in the year, but had consistently made payments after this not realizing I had missed one. Provident charged over $80 per month without me receiving a notice or communication all the while I was making payments.

    I was shocked at Provident's poor customer service and bad attitude. The company is getting away with charging significant late fees without notification to their customers. I highly recommend consumers look elsewhere for a mortgage provider or if a current customer to check their account frequently for inaccurate late fees - DO NOT EXPECT PROACTIVE COMMUNICATION FROM PROVIDENT. When dealing with a financial institution, I expect honesty and integrity - two corporate values clearly not exhibited by Provident in their desire to substantially increase revenue through late fees.

    I received a notice that my mortgage payment was late and was charged a late fee of $50.53. Late fee is incurred if received after the 16th of the month. I mailed payment on the 9th. Provident said they didn't receive it until the 17th which is BS because I mailed an insurance payment to a company in Calf the same day (I live in PA) and they received it on the 13th. With this company for the past 4yrs and never had a problem. They would not waive the fee under any condition. I ask what was the Post Office cancellation date on my envelope and they said they threw it out. That was my only evidence that I mailed it in plenty of time. No due process for the customer. For customer service they gave me a fax machine. Looking to refinance with a new company today.

    On approx. 12/19/13, my wife and I received a late fee notice from Provident Funding expressing that they had not received our mortgage payment for Dec. 1st and that a late fee of $61.80 will be charged to our account for late processing. Being on time and usually one to two weeks early in paying our mortgage, we sort of freaked out on the whereabouts of the check being that it was sent out approx. a month ago (11/24/13). We called our credit union to see if it was cashed and it wasn't. So we called Provident Funding customer billing and explained to them the late fee letter we received. They checked our account and immediately told us that they received it today and had just applied it to our account. That made me very leery of their practices of receiving funds and not promptly applying it to the appropriate account.

    I asked him if he could waive the late fees and he replied flatly "No". I asked him why did it take so long for it to be applied to our account. They stated that it was just recently received and once received it was applied to the account. I told him that it was absurd that it took that long for them to receive it (almost 30 days), and when we called them, it was miraculously there and they applied at that very minute. If it was lost in the mail for that long, it is lost and usually never makes it to its destination... period. I then told him that I truly believe that they are purposely holding on to mortgages until they are late and sending out late fee charges to make money off of customers.

    The service tech. then stated that, it's also a possibility that you sent it in late. I told him that they have the envelope it came in, look at the stamped time delivered. I also told him to look at our payment history (4 years) and it will show that we are good customers and pay our bills on time and for you to charge us a late fee as good customers is totally bad customer relations. Even if we were late for a first time, it's still in the best interest of Provident to make a good customer happy and not ruin their credit history (800 score). I asked to speak to a supervisor, said he could not find one and then stated that he (supervisor) would tell me the same thing. I continually asked to speak to a supervisor but was denied even after telling him I would wait on the line. He refused to get a supervisor so I hung up the phone.

    My wife did the same thing on another phone line simultaneously and was given the same run around as I did. After a few "I can't find a supervisor," She was able to speak to a "So-called Supervisor", after 15 minutes of holding. He told her the same as the phone techs. told me when asked to waive the late fee. He told her that it was against the "LAW" to waive late fees for customers and "NO" he will not do it. Against the "LAW"????? Please, someone fill me in on that. THEN TOLD US TO PAY BILL ONLINE... I see issues where they still screw up online and charge the customer late fees.

    So we are filling a complaint with our ATTORNEY GENERAL OFFICE, BETTER BUSINESS BUREAU, All CONSUMER COMPLAINT SITES and our local NEWS TV INVESTIGATORS. Just checking around myself, I found numerous similar complaints about Provident Funding all over the Internet. Leave them if you can but file the appropriate complaints to stop this. It's ruining good customers "who do things right" credit history.

    I Inherited a small townhouse from my wife in 2011. I have been making payments regularly on it ever since. I never missed a payment. When I try to talk to them, they say I am not authorized to talk to them. I have had the property deeded to me in my name by the state of Virginia. So the state of Virginia says I own the property. Apparently I do not own the mortgage. Provident has no apparent method of dealing with this. Usually a mortgage company can be contacted via their legal department or something. When they see payments were made regularly, they usually will transfer the papers. Now they are trying to slam me with a homeowner's policy. The house already has insurance on it in the state of Virginia. Apparently, my deceased wife has been making the regular payments. What a joke. I am contacting my attorney today. Already talked with my insurance company. All they can do is send faxes, included her name the paperwork. Anyone know an attorney out there who has had success with this bologna. Would be appreciated.

    This company is the worst experience I have ever had with a lender. They made me submit the same paperwork three or four times as late as hours before the closing. They did not wire the funds for the purchase until almost 8 hours after they had agreed to do so. A few days after the closing, I got a call from my attorney asking me to re-sign about 5 pages. Then about a month after the closing, I get a bill for almost 1500.00 for insurance claiming that I did not have homeowner's insurance so I had to pay them for a policy they purchased on my behalf.... even though they made me purchase and pay for a 12-month policy before they even approved my loan. WTF??? The folks are either incompetent or very shady, I have not yet decided, but one thing is for sure, I will refi as soon as possible because these people are making me nuts. OH and by the way, they sold off my loan to Fannie Mae in less than 30 days after the closing.

    I went through Lending Tree for a new home loan. Unfortunately, the broker went with Provident funding. I provided all of my information in plenty of time and was not the cause of the lender missing my move in date by four days. Within days of close, they were still asking for stuff they should have asked for 6 weeks earlier. We had to extend our living conditions for 4 days, reschedule moving truck and people, and reschedule all utilities when Provident missed our move-in date. Broker claimed Provident is aware of my move in date but the broker is not allowed to communicate with them. The appraiser said he hates to do work for Provident because they nitpick everything. They never provided a new move in date so we just took it a day at a time and then had to try and reschedule all of our help the day we closed. I guess people deal with them because their rates are generally competitive. I'm not sure it's worth it. If you have any other option, TAKE IT!

    I really had a bad experience with them and I will recommend everyone not to take mortgage with them. Their customer service sucks. They do not have any solution for any queries. They received $3 less payment much before the due date and they charged me $94 as late fee for that and they say that that is their policy. Last month I paid $20 extra which they are not considering. Every month they have a different figure of payment and half the time I never get their statements.

    Just got off the phone with Provident Mortgage. They changed my monthly payment but did not notify me. I did receive a notice that my account was short a month ago and I sent them the amount that I was short. Thought it might be a slight shortage due to insurance. Now I get a late notice and they say that my monthly mortgage has changed and I owe a late charge. Would have been nice to know they changed my payment amount. As it turns out, I never received their first notice and the letter I did get was not clear. BAD COMMUNICATION is what I call it. I would not recommend this company to anyone! The first person I spoke with was, shall I say, not helpful and I had to keep saying, "Please let me speak to your supervisor."

    Getting my refi-loan was painful - lots of document checking and double checking. In the end, it went through fine and they provided a rate much less than I could get from Quicken Loans or any other group I could find, 15 years at 3.25%. I didn't mind the extra work for the lower rate. I've had my loan there for 15 months now - no problems - their web-site is great. No complaints. I'm of the opinion that most of the belly-aching here is from those who represented crappy credit risk. I am a satisfied customer - and no, have no connection to the company. I just see this crap on Amazon all the time - there's always a few that hate a very highly rated product - it's usually their issue, not the product.

    I have requested a couple of times to refinance with them because my rate is so high. With the housing market and mortgage rates so low and finding out I qualify for the HARP program, I thought it would be easy. I pay my mortgage every month and have been a long time customer. They said that I could not refinance because I was a freelancer and that does not qualify as a job. What! So I contacted another mortgage company and had no issues plus in the meantime got a new full-time job anyway. Long story short. I needed Provident to pay my taxes earlier than planned. The money is sitting in escrow and they have the tax bill already as I verified. I respectfully asked that they pay it early as my interest rate is going to expire for my refinance if they don't. There was a pause on the phone. The customer service rep came back on the phone and asked if I was refinancing with Provident. I stated, "I tried but you wouldn't let me so I went with another company." He put me on hold, came back and all of a sudden he wouldn't pay them early. Really. He gave me a lame reason about how his tax system works, etc. Needless to say I am irate. Seriously, if it's not benefiting them they just don't care. Wow is all I will say. My recommendation is to steer clear.

    I had a mortgage with Provident Funding since 2005. I refinanced with them in 2011, and was looking to refinance again because the rate would have been approximately 1% lower, with no closing costs. They gave me a quote here recently, lower than anywhere else. After several weeks from submitting my application and the papers they initially requested, I heard nothing from them. Finally, after reaching them, they started asking for some really unusual things to continue on with the loan. They wanted my employer to GUARANTEE my employment for THREE YEARS! Fortunately, upon request, my employer agreed to do it for this loan's purposes, but they told me they get several requests from lenders for employment verifications and have never, ever, had such a request. Then on my credit report, which is spotless, it shows a MasterCard gas credit card with a $184 past due balance owing from 2008. This is a mistake the credit bureaus have never corrected.

    In 2011 when I refinanced with Provident, this came up and I provided them 24 pages of documentation, including a cancelled check cashed my MasterCard in 2008 for this debt. It was good enough for Provident in 2011, but after submitting the same documentation now, all of a sudden it wasn't good enough. Being frustrated, I cancelled my application with Provident and went to Wells Fargo. I got approved for a refinance in short order with them. However, it’s at a quarter point more than Provident originally quoted me. The Wells Fargo loan officer told me Provident is infamous in the industry for quoting lower than market interest rates to get business. They make the consumer believe his interest rate is locked in. However, the company plays the interest rate market. If during the loan application process the rates go down further, they lock in the lower rate later and they make a killing with nobody being any the wiser. However, if the rates go up in the interim, and Provident was forced to close the loan at the rate they quoted the customer, Provident would take a bath. In this case, the interest rate market was going up. So rather than take a financial hit, Provident makes matters impossible for the customer so the customer does not close on the loan.

    This is an illegal act by a mortgage company. I complained to my State's Commerce Department and Attorney General's Offices about this. While they admit many have similar complaints against Provident Funding about this, it is very hard to prove. Lastly, when Wells Fargo did title work on my property, they found no satisfaction provided by Provident Funding of the mortgage with them from 2005 that should have been paid off when I refinanced in 2011. Provident Funding ignored several requests by myself and Wells Fargo to clear up their error. Only when I hired an attorney, at a large expense to myself, who filed a complaint with the district court against Provident for slander of title, did Provident finally comply and provide the satisfaction to clear title. Hopefully, nobody in the future has to go through the nightmare from hell like my wife and I did dealing with Provident.

    I have had to deal with this company for 11 years. They charge me an additional $2,000-$3,000 in March stating they did not receive verification of insurance. Each year, I send proof and my insurance sends proof to them. It takes weeks and repeated phone calls to get this company to admit to their mistake and cancel the ridiculously priced insurance they purchased from a third party. Right, they have no interest in charging 4 times the going rate. I consider them to be a scam. Don't use this company because you will not save money. They will get it from you using shady practices or through sheer aggravation on your part. You do get what you pay for, and in this case it is lies, runarounds and endless customer service phone calls. I find their customer service reps to be polite, but nothing gets accomplished. When they promise it will be corrected by a certain date, I call back and get "The person who does that is on vacation," or "We are behind on our paperwork." They have earned their overall rating.

    I recently refinanced my mortgage with Provident Funding. I was connected with an agent by the name of Kyle **. I would NEVER recommend Provident to ANYONE I know EVER. It is unfortunate that there are people like Kyle ** working for your Provident Funding. I have never been more disappointed, dissatisfied, frustrated, confused, angry or bewildered with the interaction with someone who is supposed to help me save money, provide information on the process and ensure that I am protected from unnecessary out of pocket funds.

    Although the refinance process can be a bit challenging, my refinance process should have been much easier and smoother if it had not been for the way Kyle ** handled this entire process. For someone who does this for a profession, I am dismayed as to why or how Kyle ** can keep a job with Provident.

    I had purchased a home on a short sale, paying cash to get a good deal. After the purchase, I applied for an 80% loan to Provident. For three months I went through agony on piece meal information and documents that was never ending and intrusive. Once such document they wanted was a letter that I would keep my money that I would get back in the bank, without the ability to invest it. After I said no, they approved a letter that said that the cash back loan would just go back to my savings account.

    After approving the loan, the underwriter reneged on the commitment to the original letter, insisting that I do not use the money for investing. But in essence, keep it in a savings account that was earning a half of a percent. I have over the years obtained over 10 loans. Never have I been through what I went through with Provident Funding. Never have I encountered a company that reversed their commitment. Stay away from Provident Funding.

    In April of 2013, I decided to refinance my mortgage to take advantage of the 2.5% interest rate on a 15-year loan. I am a medical professional earning an excellent salary. I have excellent credit and I have about 50% equity in my home. Shortly after paying $725 for the appraisal, I was notified by my mortgage broker that there was a problem. Because I was in the process of renovating a bathroom in my home, the mortgage could not be closed until the bathroom renovation was completed. How could they reject someone with my credentials because I am improving my home?! This company is an absolute disgrace. Do not be lured into this trap by the promise of good rates by the mortgage brokers! The previous comments about the horrible customer service and incompetent underwriters are absolutely true.

    I've had my loan with Provident for over a year now and just hit another milestone with them for poor service. As others have mentioned, the approval process was extremely stressful and thorough. I sent them the same information 3 or 4 times. It felt like they already had what they needed but wanted to see what hoops they could put me through just to see if I was a worthy customer. I griped continually to my loan originator about the process and he said that's how they are but their rates are good so people stick with them. I received a letter from Provident in January that my payment was short by $1.93. That was odd as I'd just received the new payment info from them in December. Why? Because they overestimated my escrow amount in 2012 and had me paying about $200 extra per month.

    Unfortunately, I didn't get my payment updated in time with my bank. I got a call from Provident today telling me I needed to pay the $1.93 by phone prior to the end of the month so it didn't hit my credit. The lady was nice and told me she got the $7.50 payment over the phone fee waived for me. However, I did get hit with a $76 late fee for the $1.93 short payment. They had waived a late fee, without my knowledge, after the original $1.93 was short. Was it my fault? Yes but to pay $76 for essentially underpaying 2 months by a total of $2.50 is excessive. My recommendation would be that if you go with Provident, prepare for the worst in the approval process and beyond.

    I have never been late on a house payment ever. Now over the last 6-8 months since I've been with Provident, they claim not to have received my check twice that I mailed on time each month. The first time, they blamed it on the US postal service and claimed they must have lost it. After 17 days, it magically appeared at their location after I paid to stop the check and pay the late fee. Now a few months later, they did it to me again and claimed that they do not have my check that I mailed out 2 weeks ago. I have 2 mortgages that I mail at the same time each month - one to Chase Bank and one to Provident. Amazingly, Chase Bank receives theirs and every other bill that I mail out each month gets to its location with no issues. But for some reason, the US post office happens to mysteriously lose my main mortgage bill twice now in less than 6 months. It must be the little green goblins hiding in the postal truck snacking only on my Provident bills?

    I had a mortgage with Provident. Payment was always mailed by the 3rd of the month, due on the 15th. Payment had $150.00 additional principal each month without fail. This was the drill for right at three years. I was fortunate enough to have the USPS lose my payment one month. I was contacted by Provident on the 20th regarding payment. This was an eye opener of an extremely **, poor customer service department. They literally treated me as if I was trying to rob their company. I agreed to the late fee and had my bank electronically transfer, but they botched it up several times so the payment did not post until the 25th so payment was 10 days late. I had no problem accepting the responsibility and associated fees.

    I stopped payment on the check and tried to explain what happened. They were kind enough to do some ugly damage to my credit. I learned that my payment history as well as additional principal carried no weight with them and no removal of the credit report. Four months later the USPS delivered the payment and 20 months later they were still trying to cash the check. Trust me, this is a very condensed version of the line notes that they have of my communication with them. But I have never been so pleased to terminate a business relationship. I stopped doing business with the incompetent postal service as well and I use electronic payments.

    As outlined by others below, the business model of this servicing is to botch processing of loan payments so they can charge late fees and to do escrow adjustments and then reject payments and charge late fees and service charges. A really bad dishonest company. Stay clear.

    We trusted our mortgage broker's suggestion to refinance our home for a lower rate about a year ago with Provident. Both my husband and I had well over 800 credit ratings and I alone make over $100,000 per year. We had 65% in equity in the house. The level of scrutiny they put us through was 80% more than we have ever experienced in the past. Even after we signed all the agreements, they still came back asking for more information and explanations. Then, they didn't like the checking account we wrote the $200 closing costs from and we had to rewrite it from another account at the same bank.

    After all of that, we became wary and started reading about how many problems others were having, so we decided to send our payments by registered mail ($17). A couple of months into it, we could see from tracking that the check didn't make it even though we sent it 10 days early. We sent another check. The first check showed up at Provident and they charged something like $75 to send it back to us. So, we decided to set up a checking account expressly for the mortgage payment and guess what? That just cost us $7.50 to make the first payment (by phone) because they won't take the electronic payment until next month. Consequences are, we would not recommend this company to any honest person.

    As I read others' feedback about late fee, I want to share my experience. I scheduled a payment 3 weeks in advance of the very first payment due date and their antiquated system couldn't process the payment. They charged $70 late fee. I scheduled a payment through my bank and they processed the payment within 24 hours. I have made numerous requests and pleas to them, but to no avail. While they do provide competitive rates, their lack of customer service and antiquated system and processes make them the worst company I have done business with in my 20+ years as a homeowner. Please explore other providers and save yourself from very painful approval / funding processes and lack of customer service.

    We have never been late with a mortgage payment ever and September 2012 was no exception. We mailed our mortgage in a timely fashion. Provident hit us with a $70 late fee. They didn't receive our payment after. They claim that they sent a letter to us stating to not use the pre-printed envelopes that we'd always used to remit payment. Instead, they were using a new P.O. Box to which we should have remitted payment. They never told us to stop using the old envelopes. Anyway, payment not received, late fee was assessed. Husband called and Provident rep told us to stop payment on check and remit a new check. But guess what? Provident tried to cash the original check for which we were directed to stop payment and now they hit us with an additional $25 fee! Plus, we incurred a fee from our bank of $20 for a stop payment. But then Provident had also cashed check number two which we remitted but applied it to the wrong month! So we remitted our Sept. payment on time. They still hadn't received it due to their error of not telling us that the payment processing center had changed and so their reps are the ones that told us to stop payment, which we did, The check showed up anyway and they tried to cash after telling us to stop payment, which we did.

    Could you imagine if we had not stopped payment? They would have cashed both checks and we would have been overdrawn. We have been arguing with them since October to remove the $25 service fee that they unfairly assessed and the $70 late fee. After reading some of these complaints, I seriously doubt this company has any credibility and now I wonder if they're just holding onto the checks to purposely make them late so that they can charge a late fee. They are completely unreasonable. And now on my online statement that they send, there is a mysterious $25 amount which shows at the bottom. I hope they are not charging us $25 a month to view our account online, because the only reason I signed up online for them was to write them a complaint letter. We refi'd with them within the last couple years and will soon be going to someone else. We don't trust them at all. I would give zero stars. I have been a homeowner for 25 years and have never experienced such ineptitude.

    I used to mail my checks into Provident on the 10th and they were posted on the 15th. For the last few months, I have noticed a change. In October, I mailed my check at the post office on the 4th and it was not credited until the 19th. I was hit with a $70 late fee. January payment was sent off from the post office on January 2 and on the 15th, they said that they had not yet received my check. I was told to stop payment on the check sent ($30) and to make the payment online ($10). I did as suggested. On the 19th, they processed the check that they told me to stop payment on and then had the audacity to charge me a $25 charge because the check was returned by my bank. I cannot wait to get away from this bank. I would recommend staying away from this company.

    I signed up for auto payment on their website for my very first mortgage payment. Everything looked completely normal when I did that; there were no error messages or anything. For some reason the auto payment didn't go through and they hit me with an $82 late fee!. When I spoke to them about it and told them that I signed up for auto payment 3-4 weeks before the payment was due, they said they didn't have any record of it and refused to waive the late payment fee. On top of that, they charge a $7.50 fee to make a one-time online payment. So they even screw you when you're forced to make a rushed payment.

    My credit score is in the high 700s. I pay all my bills on time. I'm also a computer engineer and I'm very internet savvy. When I signed up for auto payment, the transaction looked perfectly normal. There's no doubt in mind that this company is scamming people for late fees. I intend to report this to the BBB for whatever good that will do.

    Provident Funding lives on scamming innocent mortgage payers. We have been with them for the past 5 years. I used to mail my payment by 8-10 of each month as it is due by the 16th. We have noticed that, at least once a year, they ask us to pay $50 penalty for late charge. We know the mail from MI to California should not take more than 2-3 days, so we figured there is a scam there. We strongly believe that this financial institution, even if they receive the payment before the 16th, they accuse the post office for delivering it late.

    Starting this year of 2013, I decided to send each payment on the 2nd so they won't have any excuse that they don't receive it before the 16th. I sent my Jan. payment on the 2nd just to find out that I was charged another penalty when I received a letter from them asking for late charges. I called them and was really furious this time and I asked for evidence that they received the payment on the 18th as they claimed. Their response was that they shred all the envelopes that contain the payments and refused to waive the penalty. They have no evidence that they received this payment late and yet they penalize me.

    I am sure they are doing this with a lot of customers who mail their payments. I will write to the senators and representatives to investigate the scam of this financial institution as they are generating millions of dollars from hardworking Americans

    I have had Provident funding send out nasty no insurance notices twice. Both times, they had been sent renewal notices by American Family. They lied when asked and said American Family would not talk to them. Last summer, they also sent a nasty note that I was sending payment to the wrong address. This was untrue and the address they provided. They will never get business from me again. I have had a mortgage with multiple companies over forty years and never seen this type of problems before. Do not do business with these people. The absolute worst processes and customer service that I have ever encountered.

    Provident Funding works like payday lending (predatory lending!). The company lures you to the trap with expressing early interest in your loan so that you get hooked to it with higher points and fees. By the time the loan gets processed, typically, the applicant will not have any time to shop for another mortgage company and will have to be put up with the unreasonable demands of the firm. Once caught into the trap, the firm tries to make more money on the customer with all the loopholes they have in hand. They usually do not send monthly statements to find out the allocation of the money you are paying. Instead, they finish the work with sending a coupon book for the whole year!

    This limits the customer to verify the correctness of the allocation of the money they paid. Provident Funding believes everything is the responsibility of the poor customer who fell into their trap. I do own multiple rental units and most of them are financed through different institutions and all of them are reasonable in their dealing with customers except Provident Funding. In the eventuality the payment gets late any time in the course of the loan (it could/will happen during the life of the loan due to mail delivery issue, or the staff who collects it and processes it at their office etc.), you are liable for the late payment as well as other hefty charges associated with it. They have trained their customer service representatives to be very rude and impolite. If ever you request a supervisor, you will never get one on the phone. Be very careful selecting Provident Funding for your mortgage needs. They pay handsome commission to the mortgage brokers though!

    We have been a customer of Provident Funding for 11 years and have never had a bad experience until this year. In August, our hazard insurance was not paid on time. We were notified by our insurance company that they had sent a bill to Provident but had not received payment. After they faxed the bill two more times, it was finally paid. We overlooked this as an honest mistake until we received notice on November 1, 2012 that we had lien against our property. In April 2012, we faxed an additional tax bill to Provident to be paid to the county in which we live. They did not pay the tax bill. We faxed it again when we realized it had not been paid.

    Unfortunately, Provident was too late in paying and the tax bill was paid by Riah Capital Management. Provident in turn paid Riah in June 2012, but there is still a lien against our home. When we asked Provident why the tax bill was ignored, we were basically told it was our problem, not theirs. I do not trust Provident to handle our escrow account and no longer have an escrow account with them. I'm very unhappy with their total disregard for the bills they are paid to handle on their customers’ behalf. In the meantime, we are working diligently with the proper authorities to get the lien off our property.

    This is the worst mortgage company ever. Kurt was dealing with me like dirt, emailing me once, he said, “I told you 100 times already that I need to do something.” I do not think he even emailed me once about it; rude, rude, rude. Today my closing was at 7:00pm, they scheduled it. I’m not all done with the document. I called my wife for closing at 7:00pm. I got a call at 5pm that they need the money wired now; today or cancel? At 5:00pm, wire the money? Are they crazy? Rude, rude, rude to the end of days; I gave them every document they requested with 24 hours work for Microsoft. I have a Master’s Degree in Information Security, and great credit report. I think I was going to get sick from dealing with them. May the Lord, my God, forgive them. But small advice, keep your health and stay away from them.

    This is without doubt the worst mortgage company ever. I do not know how on earth they are still in business, and if I had known that they were the only ones who could finance my property, I would've never purchased anything. Their customer service agents are quite rude and unprofessional. Be aware that helping their clients is not in their job description. Besides, they love to slap their clients with unreasonable fees. Stay away from Provident Funding Associates!

    I am a mortgage broker that deals with Carnegie, PA; and their so-called "underwriters" are complete idiots that read the guidelines on refinances as if they are purchases. They have no idea how to underwrite and review conditions. But to make matters worse, they are nasty little ** and do not return emails or call back. I have been waiting for a response on an email I sent to the manager over a week ago and I haven't even gotten a response that he was looking into it. Maybe if they weren't such morons, they wouldn't have so many phone calls or emails to return. They should hire qualified people. At this point, I would rather deal with any other bank, even if pricing was a little off because at least you can speak to someone and make sense of loans.

    Unprofessional behavior/lack of customer care: A little over one week ago, I mailed my mortgage payment via US Mail. The payment was due on the 16th of September. I always get an e-mail from Provident advising me of money received and credited to my account. My payment usually gets to Provident within no more than two business days. By the 15th, I still had not received a notice and on the 16th early that a.m. I still did not get a notice. I checked my bank account and the payment had not cleared yet. I called Provident, spoke with at least two representatives including a supervisor and they claimed payment had not been received. I asked if it was possible to waive the late charge and give me another day to see if I could find out what happened or maybe the check would show up and they told me absolutely no, no waiver.

    Here I must say I have never, ever missed a payment. I always get it in on time and in fact pay extra to get the balance paid off. I told them I would call the bank to see about stopping payment and after the stop payment, I would submit another payment via their automated payment option. I called the bank. The bank advised me to call the local Post Office before doing a stop payment. I called the Post Office. They told me that the mail had been running slow as they were in the process to take over two or three other centers and it was possible that my payment did take longer to reach its final destination.

    I called Provident back and asked them again that in view of this possibility, "could we give it another day," and they again refused. I asked them to please check if perhaps the check was there but had not be been posted yet, perhaps due to the responsible employee having been out sick or behind on their work. Again they refused to check possibility out and claimed that was impossible, that payments always went in. Regardless that I had been a good customer and always paid on time, they did not care to extend to me the courtesy of even checking. This left me no alternative other than to place a stop payment on my check for which I had to pay $31.

    I asked the supervisor at Provident to please comment on my account that I would place stop payment and I told her that I would make another payment electronically through their automated system within the hour after having placed the stop payment. I asked them that if the check showed up, under no circumstances to deposit it. Provident charged me $15 for making the payment electronically and again could not waive the fee either. At 7:58 p.m. Eastern Standard Time, I received the e-mail from Provident that payment had been posted to my account and $15 had been charged for the transmission to payment via their automated service. Now I had already paid $46 in fees.

    At 8:25 p.m. Eastern Standard Time, I received another e-mail from Provident that my payment had been received and credited to my account; only this time, it was my check which only two hours earlier they claimed they had not received. Needless to say, I was furious. I specifically asked them not to deposit my check since I had already placed a stop payment on it.

    Today, they had the audacity to send me an e-mail I just now saw about 30 minutes ago that they will charge me another $25 for the check I placed a stop payment on. Obviously, no one is looking at my account as to why I placed a stop payment or they were too sorry to comment my account. This is unacceptable to me. This is a typical example of corporate greed by another financial institution. I want to know what I can do to file a complaint against Provident Funding or how else I can get this resolved. I refuse to pay another fee for a check they should not have deposited to start with. I have mailed a letter of complaint to Provident yesterday but that was before I received this latest e-mail from them. Any help would be appreciated.

    I have never felt betrayed like this before in my life. I have perfect credit score, more than 780 and a good income - two rental properties, one in US and one in a foreign country where I pay mortgage and insurance. Provident requested me foreign country rental property information and I have provided every piece of information they requested. After providing the information, another request came from Provident asking the foreign rental information in dollars. I have modified the numbers from foreign currency to dollars and returned detailed letter. Now they are requesting me to change the documents into dollars by insurance company and mortgage company in foreign country which is not possible.

    The funny thing is, Provident has never requested one single document from US rental property. For example, I don't think US insurance company can provide a letter if anyone has property in Canada or Mexico. This is ridiculous and the worst behavior that I ever seen with this company.

    I have long-term, stable employment, a good income, low debt ratios, low LTV, 800 credit, and 6 year perfect payment history with Provident. I'm about as easy of a credit decision as they come. My refinance request was to take advantage of the low rate and reduce the term. I have never felt so insulted and harassed in my life. Every piece of documentation provided required another piece of documentation. I had to write 6 letters explaining stupid, pointless stuff. Most of the info was provided on multiple occasions. I was easily approved but actually getting to closing was a nightmare because of all of the detailed ** they wanted.

    A lot of this had to do with Fannie and Freddie requirements, so we can blame our government for a lot of the headache. But I don't think the underwriters and mortgage lenders know what they are doing there. They seem to be incompetent. I had to hold their hand through the process and help them figure some things out which is baffling to me because I am an easy underwrite. I'm in the lending business and it's not that hard to make a credit decision. Provident employees are box checkers. They can't move forward until they have checked a box. They don't know how to think for themselves. They should be embarrassed and I will certainly never refer anyone there again. It's not worth the stress and hassle.

    Since 06/25/2011, Jean ** has been sending in an additional payment of $200 while I have been sending in $160 (except in October 2011) to cover the normal payments which would make a principal payment of $201.98 additional each month except for October 2011 in which the additional principal was $41.98. On the 20th, I submitted a case to Provident stating that our payments had not been allocated correctly for the past year. The system also stated that I didn't owe a payment until 03/2013 and my balance was $19,684.98. On this case, I listed my cellphone number for someone to contact me directly. My case wasn't assigned to anyone until the 26th and I didn't receive a call until the afternoon of the 27th which was on my home number. So, they didn't even call me on the number that I provided, which I did include as follows:

    "Contact Name - Heather **, Telephone Number - **. Can someone please contact me concerning how the payments are being posted? The additional $200 that we are sending every month should be posted to the principal reduction and not to the next payment."

    I called back Taylor on 6/28/12 and left a message. Taylor did call me back around noon MST. I called Taylor back as soon as I got back from lunch at 1 pm and left another message of which I still have not received a call. Taylor had left a message on my home number on 6/27 stating that they could only re-allocate the payments from February this year and could not go back to July 2011 (8 payments total) and fix what was applied incorrectly because everything was reported to the IRS already. I do not understand why an adjustment cannot be done this year and report the corrected amount at the end of this year.

    On 6/28/12, I logged on to the Provident website and printed out the loan history. It stated that my loan balance is $15304.31 and my next payment is due 7/1/2013. On 6/28/12, I went on to Provident's website. It stated that my loan balance is $18669.41 and my next payment is due 7/1/2012. This does not make any sense, that it can go up $3,365.10 in just a few hours. I would like to know how we can fix this problem since a total of $1264.16 was misallocated for the additional payments and was counted toward interest which should not have been done. Per my allocations, I show that two payments were not fixed, which I was told that the information was already reported to the IRS, but I do not know why this cannot be fixed.

    Provident has applied interest twice for eight months and still says that my next payment is 7/1/2012 as of 6/28/12. I do not feel that this is ethically correct since I filled out the payment coupons correctly and did everything that I should have done. This issue was not my fault and should be corrected by Provident. I had to call on 7/26/12 to have them fix my July payment which was also misallocated. This was not done and I called again today, 8/13/12, and I was told by Bobby that he was going to fix the misallocation. He also put in another message for Aubrey to call me again. I have now been waiting for a call from Aubrey since 7/3/12. I talked to her on 6/29/12 and she was going to review my account and she still has not. I do not know what I should do with these misallocations.

    How I understand this is (which might not be correct and no one can explain to me) that if they cannot fix my December 2011 & January 2012 payments, then I should be two payments ahead of which I am not. I do not know if filling this out will help or not but it would be nice to get this cleared up. Please let me know what I can do to fix this issue since we had requested that $2263.76 be added additionally to the principal for the last 11 months and only $999.60 was all that was applied. It looks like $1015.57 was taken from the principal as of today. What was done with the difference of $248.59?

    For the second time in two years, Provident claimed my payment was late. I normally mail it on the 9th of the month (from the P.O.) and it's usually there within an astounding two days! Well, back around the holidays in 2010, I mailed it earlier than usual and it got there on the 17th, a day late. Of course, they refused to waive the late fee as a courtesy (since it was an isolated incident that could have - and I believe was - their fault). Now, this month, again, it’s the same problem. They robo-called me on the 20th (at which point I learned the payment never arrived) and I called them right back and they said they'd place a stop payment on the check and to set up bill pay with my bank if I wanted to avoid the processing fees, so I did. Meanwhile, today I find my checking account overdrawn for over $3000! They cashed the check at the same time they were calling to tell me they never received it. I called Provident and they are not in on the weekends! Are you kidding?! I am convinced that they randomly and routinely process payments as late. Do you have any idea how much money that brings in? If they select you once a year or so, it's enough to generate a ton of cash without raising too much suspicion. Well, I refuse to stand for it. I've had it with Provident and will sue if they don't refund my money first thing Monday.

    Absolutely the worst lending experience I have ever encountered. Sure, they have great rates but their turn times and customer service are the most abysmal I have even seen. They do not communicate, they lay condition after condition, after condition. Over the three month period, I have provided over 40 pieces conditioned information. On 5/23/12, I was told my loan was not approved without knowing why. Maybe because my credit report is 800. I was told to apply through another broker again because my Chinese broker was removed from the broker list. It was not stated, why? They never respond to anything. They delay and delay for 90 days. They could not close a loan in 90 days for sure. They ask unreasonable conditions such as a letter from a CPA stating my CPA himself will have to assure the stability and continuance of my income. Sound ridiculous? True.

    I 200% agree with the comment provided by Jim ** dated 5/2/2012. Absolutely 100+% true. If you don't want to waste your time, money and aggravations, make sure you do not apply for your next loan through Provident Funding. You lock low rate, which was good for 30 days, but you will never close the loan in 90 days. Believe me. You will regret it if you'll ignore my warning. I am filing a complaint with the Texas Department of Savings and Mortgage Lending, 2601 N. Lamar, Suite 201 Austin, TX 78705, email: complaintsubmission@sml.texas.gov, fax: 512-936-2003. They definitely need to be investigated by the lending institution for their practice. Be sure you file your complaint with the savings and mortgage lending in your state. Let your voice be heard.

    So Provident Funding has really gone downhill. I have had my mortgage with them for over a decade and in the last few years, service has suffered significantly. Here is the most recent problem I've had and the related events in short:

    In early 2012, I received a letter stating that PF had no record of my homeowners insurance and would be placing a forced policy to cover their interest in the property and that it would cover only the building, not my belongings. No problem, I had my agent fax another copy of my policy/declaration page. He has done this for me several times in the past as PF has "not received", "lost" or otherwise, not recorded my insurance paperwork in the past. This fax was sent in February. Fast forward to April 17. I got an automated call that eventually connects me to a rep "Chris" who informed me my payment is late. I told him that the payment was processed and cleared my account on the 12th. He told me that the payment was returned as "short".

    It seems that PF put the forced insurance policy in place and the cost was rolled into an escrow account and the $4,412.50 raised my payment by over $500. I let him know that the insurance information had been previously faxed to PF by my agent at the time I received the letter indicating they had no insurance info on record. Chris was completely unconcerned and stated that if I didn't make the new payment, I would be assessed additional charges, etc. I immediately contacted my insurance agent, explained the phone call I had just had and asked if he would please resend the fax. He pulled my file and confirmed the fax was sent and received per the sent fax report. He told me he would gladly resend the fax and include the previous fax report with the new fax.

    A short time later, 2 or 3 days, I received another automated call and spoke to another rep Ryan. Ryan was more helpful after I explained the recent events. He stated he would see what he could find out and opened a "case" to find out about the escrow. He did tell me the insurance paperwork had been received and recorded, but my payment was still the inflated amount and the payment needed to be made prior to the end of the month. He also advised me to check back with PF in a couple days on the status of the case. Ryan called me before I could call PF and informed me that I would have to compose a letter to request a dismissal of the escrow account.

    Why should I have to send a letter to request they fix an error they caused? After our call, I composed a letter explaining my displeasure and formally requesting the escrow account be eliminated and my account returned to pre-fiasco status. I will update accordingly.     Provident Funding is quite rude and deceptive. I have been working with a state agency to get a home mod and submitted paperwork. The person helping said according to governmental guidelines, I qualify. When she contacted Provident, she was told they don't have to speak with Freddie Mac (note holder) and then sent letter saying I wasn't in imminent danger of default. I have been late for the last 2 months! Guess they need total default to do anything. Too bad Freddie Mac/Fannie Mae weren't held accountable when the other banks were. Sounds like Provident is abusing their position. I would love to see and join a class action suit against them. Individually, we won't be heard. Collective, we can make a difference. By the way, the copy of my mortgage contract is totally blank. They just xeroxed a form and sent it to me.

    Provident offers the lowest rates for a reason - they don't actually refinance anyone. The appraiser they hired inspected two thirds of our house and completely disregarded landscape improvements, considered one of the biggest multipliers on home value. Bill ** said the appraisal would cost no more than $350. Maybe that's what it costs them. They drew $500 out of my account.

    When I complained about the appraisal and sent in a dispute form showing actual comps that were of similar sizes, they blindly defended the initial comps and the appraiser (DH, in NJ), ignoring his shoddy work. When I asked for a refund and/or proof of the cost of the appraisal, they ignored my request. Rep Bill ** was rude and aggressive, repeatedly speaking over me. I've left two messages for his boss so far.

    Never do business with this company!

    Because my husband was laid off and forced to take a lower paying job, our mortgage payment is now over 40% of our take home pay. Provident refuses to communicate to us the criteria on which they decided it was, "Not that hard for us to pay our mortgage". We cannot continue to pay this amount. We have no more savings. We are appealing to our congressman for help.

    I had been laid off from my job. I called Provident concerning mortgage relief. On my initial call, I was told that I could not request mortgage relief until we were delinquent. We were delinquent in 3 months and were told that we would have to catch up before we could be considered which we did. We tried 3 different times for mortgage relief and were never approved for whatever reason. These people have no interest in helping anyone out. I would never do anything with them again! There should be a way to put this type of company out of business!

    We received a notice from the Harris County Tax Assessor on January 19, 2012, stating that our 2011 property taxes had not yet been paid by the mortgage company. Upon further investigation, I discovered that my school and utility district taxes had not been paid either. I immediately called the customer service department at Provident Funding and was rudely told that there had been a change in "company policy" and that all tax bills would now be paid mid to late January per the due dates on the respective tax statements. I told them that the money to pay the 2011 taxes had already been collected and that they didn't have the right to make that decision without my consent. I asked why I hadn't been notified of this change in policy and was told they weren't obligated to notify customers because the taxes would be paid on time according to the due dates on the tax bills. I have always been notified of changes in terms to my credit card and bank accounts by mail and email, so I would assume they are bound by the same regulations. When I asked the representative what Federal and State agencies regulate their business, I was disconnected.

    On January 31st, the date all the bills were due, the payments had not yet been made. Once again, I called Provident Funding and this time was told the money from escrow had been disbursed to a "third party" who would electronically submit the payments by the 31st. They refuse to disclose the name of the "third party" and as of Feb.4, only my utility taxes have posted as paid. I will not be able to deduct 2011 taxes on my tax return this year as a result of their unethical and I am assuming illegal activity. I have filed complaints with the BBB, the California Attorney General's office, and the Federal Trade Commission and hope others will do the same.

    I called today, 1/17/12, regarding my year end statement. The customer service agent's name was Vicky. I told her the purpose of my call today. She said it will be mailed out by next week. I asked her "oh, okay, so you didn't it mail out yet, right?" She said "it will be mailed out by the end of next week", and her voice was very annoyed. She was very annoyed from the beginning (when she asked me for my info, for verification). I asked to speak to her manager, and her immediate response was "what for?". Is that how you train your customer service agents? I informed her that I need to speak to her manager, regarding the service I just received from her. She replied, "what about it?" Now, I am angry and she added "we do not have a manager, and we have a very high volume of calls now".

    I said to her, "so, you expect me to just hang up, since you have high volume of calls?" She said, "I never said that, you want to speak to my manager because I told you that your end of the year statement will be mailed out next week? My manager will tell you the same". At this point, she is raising her voice at me. I told her that I don't appreciate the tone of her voice, and not because I don't have my year end statement". As I am trying to explain why I am so upset at her, she cuts me off many times. She never apologized to me, and told me that Peter is her manager. Again, as I am speaking to her, she cuts me off and said, "I will get him". She puts me on hold and hangs up.

    I realized on Dec. 30 that I hadn't received a receipt for my city taxes, something that is typically taken care of by Provident through my escrow. After calling the first time I was assured that the payment was in process. I called back a second time to clarify that yes indeed it was being processed by end of year, just like the prior two years. I was informed that there was a new "policy change" and all taxes were now being paid by escrow in mid-January. In order to claim this on my 2011 taxes, I had to cancel my tax escrow over the phone, move thousands of dollars from savings into checking, and stand in line at city hall on New Year's Eve. When I asked about when/where this was communicated, I was told "it wasn't communicated". It's nice to know that something that could have cost me $1000 plus on my taxes this year didn't warrant any communication.

    On Dec. 30th I mailed a letter asking for a refund; it’s the only way they would process a refund besides a fax which I don't have access to. It's January 10th and I hadn't received anything, so I called back. Customer service was able to find my letter (after I asked them twice to look further in my records). I asked if the refund had been processed and I was told that they would be forwarding it now to be processed and I'd get it in another 7-10 business days "or so". When I asked to speak to a supervisor and file a formal complaint about their process and lack of customer communication I was told I could have a fax number to fax a compliant.

    I said that that a fax was unacceptable and I'd like to speak with a supervisor. I was told that all of the supervisors were in a meeting but I could get another 800 number to call someone back later. It's absolutely unacceptable to me that I can have a loan for hundreds of thousands of dollars and I cannot even get on the phone with anyone who has any true authority. I will be refinancing.

After sending in the paperwork at least 3 times, because Provident Funding said they never got it, we didn't fill it out correctly, didn't mail it in before "their" deadline, etc. Needless to say, we never got it. One of the reasons for the modification is, because my husband ended up with metastatic colon cancer, and the bills from the doctors and hospitals were getting out of control, and we just couldn't do it anymore. Bottom line is they didn't give it to us because "we didn't quality", so naturally, in the meantime, because we couldn't pay the mortgage, we defaulted and they foreclosed our home.

    They are a horrible, heartless and a corrupt corporation. During all this time, we had a wonderful real estate agent helping us, and he put us in touch with the Hardest Hit Fund in Florida. Thank God, Hardest Hit Fund came through for us, and we will be able to stay in the house for at least a year. What has us worried is what happens when the year is up. My husband is not getting better and the bills are still coming. But since the Fund came through for us, Provident Funding/Freddie Mac got their money anyway, and through all of this, we were ordered to go to court with a mediator with Provident Funding/Freddie Mac. If we didn't go, we would be held in contempt. But as soon as they got all their money from the Hardest Hit Fund, they cancelled the hearing.

    So here we are still without a modification, or lower interest rate, our credit rating, because of them, is now down the tubes, and there they got everything they wanted. My husband and I were looking forward to going to this meeting, thinking that maybe we could settle some of these issues. It didn't happen. And then, on top of all of this, our homeowners and flood insurance were dropped, so we had to put $1,200.00 on our charge card. Mind you, when Hardest Hit Fund brought us up to date, this insurance was paid to them, because this insurance is included in our mortgage payment.

    I'm sure we will never see that $1,200.00 again, and Provident Funding/Freddie Mac will probably have a wonderful lunch on us. Something definitely needs to be done about these people. We bailed them out ,and their CEOs and CFOs, etc., got their million dollar bonuses, and all my husband and I got, was a lot more heartache than we certainly don't need.

    We now have a shot credit rating, we will only be able to stay in the house for about a year, many, many, sleepless nights, aggravation, and I think this is enough to put anybody over the edge.

    We are working on refinancing our current mortgage loan through a mortgage broker in Scottsdale, AZ. Our broker is terrific. Provident Funding sucks. It is absolutely the worst lending experience of my life. Our broker has been trying to reach them for almost 10 days. They don't return calls, and they don't return emails. Calls to the local managers go unanswered. Calls to the corporate office in Burlingame, CA, don't even get answered. It is unreal.

    They have great rates, but that is because they have ** customer service. I would love it if the president of this lame company had the balls to a) respond directly to this email, b) have somebody actually answer the phones in their corporate offices, much less their local offices here in Phoenix, and c) have the integrity to make some changes, as I have always heard nothing but complaints about their customer service during the loan process. Because of their complete lack of communication with my broker, I am losing my lock. Way to go, Provident. Jerk offs.

    I refinanced in February 2010 and my mortgage processing was taken over by Provident Funding. As an accountant by trade, I methodically pay my mortgage 9-10 days early. From the very beginning, I noticed that the checks were not being cashed until very close to the late date. This was on a consistent basis. On November 2010, I mailed out a mortgage check seven days before the due date and I received a penalty late fee for $78.90. I confronted Provident with this problem to reverse the penalty as well as to stop the late cashing for future payments. But they were adamant about not bending on both issues.

    In March 2011, after I mailed a check 15 days earlier, I once again checked online to see if the check was cashed and it wasn't. I had to call them up and stop the payment at the last day and pay electronically online. I had to incur a fee from Provident as well as a fee from my bank for the stop payment. To rectify the situation, I signed up for the automatic withdrawal because I don't have the time to go online and keep checking if a check is cashed. Even after doing that, they still would not reverse the penalty.

    In my opinion, this organization should be investigated for either being incompetent in their processing of payments or they have a problem with their mail. Either way, a lot of consumers are having this problem (I verified that by witnessing others complaints). I can easily pay the penalty, just as easily as Provident can waive it. But it's a matter of principle. They could look at my stellar credit history, what I did to rectify the situation and do the right thing. Once again, this bank is either trying to rip off their clients or are incompetent. Either way, I am filing this complaint.

    After dealing with Provident Funding and reading all the negative reviews, I can say with 100% certainty that this is not a firm you want to do business with and with all that I have read, it scares the heck out of me.

    My experience is the same as someone from 2010 with a bathroom remodel. My refinance would not go through until the remodel was complete. This is an absolutely ridiculous requirement. Did you ever think maybe having a little extra money from a refinance could pay for part of the project? I would imagine that there is some kind of kickback going on with keeping appraisers in business. Needless to say, I refused to go forward with Provident. I would not give them my business if they were the last lender on earth.

    I hope the reviews out there on this firm have hurt their business. It certainly helped me stay away. Thank you to all who have written about them. You may have saved me from making a horrible mistake. My broker said that they would pay to have the appraiser come back after the project was completed.

    I pay my mortgage via mail approximately 8-9 days ahead of time. Now, we refinanced with them just recently and they stated they did not receive our payment. Well, they did receive our 01 Aug 2011 payment on July 22 with check # ** for $1,517.14 written in the box. Actually, I made a mistake in writing it out as "One Thousand Seventeen and 14/100." The actual payment is $1,517.24! Since they received this payment, they applied it to principle reduction instead! I received no call with regards to the "error" I made in writing out the check and them receiving the check "9" days prior to due date. So now, I have incurred a $75.66 late fee.

    They did write me a letter on 16 Aug 2011 to tell me that I didn't make my August payment. That is untrue! I made my payment early as I was leaving the U.S.A. on vacation. Do you think they could have called me regarding discrepancy? Why did they apply this $1,017.14 towards my principle? So, as of today, I spoke with Reese and I owe $500.10 plus $75.86. They seem to be able to generate a letter dated 16 Aug 2011 to tell me that I owe them payment. I will also generate another complaint in regards to the 3-day loan process to rescind my loan! I paid $500.00 upfront for the initial start up of the loan and I never received this back from Kyle **! We went from a 30-year mortgage down to a 15-year mortgage and paid off $60,000 on our mortgage. I have never jumped through so many hoops with an excellent credit rating! I kid you not! Go elsewhere to get your mortgage!

    Close to the end of 2009, my husband's hours at work dropped drastically. So in April 2010, I applied for a loan modification at Provident Funding. I was denied because my DTI was less than the required 31% noted in the requirements of the "Obama’s Loan Modification Program." I then acquired an attorney but I continued to receive denial notices. I continued to send in information to receive a loan modification even though I was denied every time.

    In April 2011, I sent in another request for a loan modification and was once again denied. But this time, it was because my DTI was over the 31% requirement. As stated in the notice, “borrower (is) not in imminent danger of default." I called Provident Funding a multiple times and was told that I do not qualify for the loan modification program. I have read all the guidelines of the program and the last time I sent in my information, I qualified on all aspects.

    On one specific occasion, I was told by Provident to just short sell my house. I told them that I wouldn't have a place to live and they were supposed to help me stay in the house. They then asked me if I had a second home. I told them, “No. I only have one home.” I was then told, "Well, you have a second mortgage so you have to have a second home." I told the person on the phone that he must not have been in the mortgage industry very long because you can actually have a second mortgage on your primary residence.

    I got the assistance of the HUD Housing Counsel and asked them about the guidelines on loan modification. They stated that the guidelines require the mortgage payment to include any principal and interest. I explained to them that I have an interest-only payment. They then advised me that I would have to determine what my principal and interest payment would be. I called back the mortgage payment and they continued to say that my principal payment is "0," so they don't have to consider it.

    This is very frustrating and we feel that we are being discriminated against because we’ve been able to pay our dues before they are 30 days late. The only reason we have remained current is because we have had money in savings, which are all gone. So now, we have had some late payments.

    July 11, 2011 we applied to Provident Funding for a Mortgage Modification per "Helping you Stay in Your Home" Program. We have owned and lived in this house since 1974. We paid $47,000 and the home is worth more than $1,000,000 now.

    We submitted all information required. We were requested several times to submit additional information, the last request July 22, 2011.

    I am 80 years old, my wife 74. Our total income $3,000 Social Security jointly. Our mortgage amount is $1,241. We were certain we would qualify. We were notified by phone July 24th that because we had always kept our mortgage payments current we consequently did not qualify. We attempted to explain that we were seeking the modification to stay current. Basically Mr. Cropper said "too bad," contact us when you are in default.

    I believe Provident Funding has no intention of ever modifying a loan if they can help it. I have discussed this situation with several other families and they have all had the same results, not with Provident but with their lenders.

    Have applied for a Loan Modification twice after losing my job as a real estate appraiser and taking a lower paying job. When I caught up on 3 payments the first time, Provident withdrew my request for a modification and said I needed $500/mo. more in income. I was able to evidence that 3 months later when I was, once again delinquent. They denied me again even though I met the criteria they required on the first request. I have substantial equity in my property and have been there 25 years. I believe they are refusing to modify my loan due to my equity position. They laid their requirements out and when I met them, they refused again.

    Every 9th of the month, I mail my mortgage payment to Provident Funding in Santa Rosa, CA. It is late after the 16th of every month. This is the third time I have been charged a late fee. It does not take 7 days to get to California. About the 4th time, I have been charged and they will not waive the fee. I cannot send it until the 9th because of other bills. If I pay by phone, there is a charge. No matter what, they get you!

    I wanted to refinance my home again (this is my third time) to take advantage of the new low interest rates. I also requested $4000 extra on the loan in order to remodel a bathroom. After jumping through multiple hoops for this company (many were ridiculous, redundant, or damn near impossible) we finally got to a closing date. One of the hoops was that I needed to refinish the bathroom in question before they would loan! So, within about four days I had to do a complete bathroom remodel without the funds to accomplish this.

    Many of their requirements didn't make sense at all. Finally, against all odds, we actually had a closing scheduled. I found out at 11:00 AM that I would be closing at 3:00 PM that day. I signed the refinance documents at closing on the 23rd of Dec. I just knew it was too good to be true, as today (27th of Dec.) I get a call saying Provident needs to verify my employment by tomorrow (28th) or they can't fund my loan. Huh? I thought everything was done and we had closed or was this a dream? Anyway, the problem is that I work for a school district and they are closed until the end of winter recess which is Jan. 3rd. Provident was told about this weeks ago and encouraged to do their verification ASAP as we were heading for our winter recess.

    Today, they (Provident) state that it is their policy that they verify again within 72 hours of closing. Can they really do this? Can they throw my refinance out the door despite all the documents being signed and closing completed? I'm lined up to talk with an attorney about this, but just wanted to give fair warning to anyone else who may fall into their web. They are a royal pain in the you-know-what to deal with. If they can actually pull this stunt, I will have lost out on the great interest rates I would have been able to get had I either been able to get this loan I've already completed, or had the time back I've wasted with Provident to go to another mortgage company (and there were many seeking my business).

    Yes, these guys are horrible. I hate the fact I went with them for my loan. I tried to get rid of my mortgage insurance and they did an 'appraisal' which put my house at $360k. My builder still sells the same model at $400k and I finished my basement, had a ton of add-ons, etc. It also listed my sq. footage at 2800 when it is really 4800. I called and they basically said there is nothing I can do about it. They just want to rip people off by keep charging mortgage insurance because no one can stop them. What a bunch of freaks. I hope to just refinance soon with a different more ethical lender.

    We had a 15 year loan with Provident, with which we had very good service and no problems with payments, etc. Due to declining interest rates we decided to refinance with Provident, using their online application. We were assigned Kyle ** as our "mortgage consultant". During our first contact, I advised Mr. ** that I am fairly familiar with the mortgage process. He provided a GFE, which I reviewed and advise contained multiple inaccuracies. He responded it was merely an estimate, which I understand. However, I requested the "estimated" figures be corrected to more accurately reflect the amounts that had been verified. For example, in the state of Kansas, a mortgage stamp tax is applicable for each new mortgage unless the borrower refinances with the same lender. Then the mortgage stamp is not applicable as it was paid on the initial loan.

    Mr. ** refused to remove this from the GFE and this amount was listed as an expense to the borrower even until closing. Since our existing loan was with Provident, I asked Mr. ** to verify that we had previously paid this tax and it would not apply to the refinance. He initially refused saying that, if the previous title company had failed to accurately record the lender information with our county, the tax would be due again. I reminded him that Provident was our current lender and that he could simply walk down the hall to another suite at the office location where he worked to verify how the loan was initially processed. It was only after I contacted a supervisor that I could get this information verified.

    After this, I received an email advising the mortgage tax would not be applicable. While the GFE is merely an estimate, it would not hurt to have it as accurate as possible.We also elected to obtain our own title company because we were able to verify that one of our own choosing would be hundreds cheaper (guaranteed rates) than the "estimated" figures (which could have increased as much as 10%) provided on the GFE. We provided Mr. ** with the local title company's contact number and address as well as the name of the individual (Nichole) with whom I had spoken. At closing, Nichole advised she had had much difficulty making contact with Mr. **, but we had the documents in hand. When it came time to close, we met with Nichole and got all of the documents signed, including the required three-day right of notice to cancel.

    The closing documents were executed on Friday and overnight to Provident. On the following Wednesday (the day before Thanksgiving) I received a call from Nichole at 3:46 PM C/1:46 PM P. She advised that Mr. ** had just contacted her regarding a delay in reviewing the documents, which meant Provident would be unable to fund the loan until the following Monday, which was no big deal since we were simply refinancing and not moving anywhere. She advised that her office was closed the day after Thanksgiving. However, at 7:36 PM C/5:36 PM P, Mr. ** sent me an email advising that he needed new documentation signed and that I would have to deal with him to make the corrections. What I am unable to reconcile is why he waited approximately 4 hours to make this contact. Moreover, he has no less than four different telephone numbers at which he can contact me, yet he made no attempts to telephone or contact me.

    The big mistake needing corrected, one numeral in the date following a signature contained a crooked line. In his words, "the second '1' in '11' of your date". Thus, the date is legible, but the whole loan is being held up because someone's handwriting is not perfect. He did not address why he delayed in attempting to contact me until evening hours on the day before a federal holiday. When it was likely that nothing would occur anyway. These are just two detailed examples of issues occurring during this process. Two others, less detailed, were queries regarding the address of our house (remember we already have our existing loan with Provident).

    We had to verify our address because one document contains our street name followed by the word street, when the word street is not part of the name. The explanation was that this was necessary for title and insurance purposes, but title insurance and homeowner insurance (through our insurer) are assigned to the legal description of the property, not the street address. Another hassle was providing legal proof of my wife's name and birth date even though she is the co-borrower and co-owner of the loan we already have with Provident. While Provident may have great rates, their service is pitiful. It is a waste of time to provide telephone numbers because they do not get used.

    I am seeking assistance for a late charge applied to my November payment and the company refuses to remove. Due to attending school, I am not living at the address of the mortgaged property, however, Provident funding has my current address. Apparently, my mortgage payment went up due to an increase in my property taxes. I was not aware of the mortgage increase. I paid an increase payment last month, but I thought it was because of changing my homeowner's insurance and the cost was applied. I was unaware of the property tax analysis that was completed on my account, which increased my payments. I learned of this when I called in trying to get the company to remove the late fee. I sent in my normal payment by mail and the company misapplied the payment. By the time they corrected the misapplied payment, it was after the late fee cut-off. Now I am charged a late fee because they applied the payment after the late fee cut-off.

    The customer service representatives are snide and condescending. It is unbelievable that they get to even call themselves customer service. I asked to speak to a manager and the male told me that there was no one above him. I requested another department, he told me there was no other department. I don't think this is fair that they can do this to people but I know it is done all the time. I am grateful that I have and had the credit to purchase a home. I find the behavior in which this late charge was applied to be nothing less than mendacious behavior on the part of the company. The customer service representative literally told me there was no one who could help. My credit score is in the high 700s to low 800s. I did not achieve this by not paying bills.

    I am currently in my last year of school, thus every penny counts. Nothing is more frustrating, especially in these times in dealing with representatives with caustic and repulsive manners.

    After having some life changes, I called Provident Funding to see if I could get a loan modification as to which I was told I did not qualify since my account was in good status. Some months I was a little late in making payments and they stuck me with a $39 late fee, which they would not remove. I have been in this house for 14 years without being late! Then it seemed I was receiving late statements every month. Although I was sending my payments in the mail by the 8th of each month, but for some odd reason they didn't receive my payment by the 15th?

    I could drive it there myself in 2 hours, but it doesn't get to them via mail in 7 days? That's odd. My mail is being sent to another address to which I called Provident informing them of this, of course there is no such thing in their records. They sent a letter out stating my payment had gone up by $8, being mailed to the wrong address. Now they refused my latest payment since they said it was short and then charged me $39 late fee? I paid electronically so they couldn't say they didn't receive it on time anymore. It seems they just want to stick it to you no matter what. The reps are not friendly or helpful and will not work with you. This is a horrible company!

    My husband and I have been challenged financially, just like everyone at this time. I am a H.S. teacher and my husband was a courier for FedEx. Almost two years ago, we started the Making Homes Affordable route with Provident to try to stay in our home that we had become attached to and invested in for almost five years! We went through a process of paperwork, paperwork and more paperwork. The company lost our paperwork multiple times! After almost a year of trying with all our effort to get some help, Provident Funding stated that we were not qualified for the program. After working the figures, I realized that my husband and I made about $100 too much a month to qualify for the program. I wrote a letter to the White House complaining about the program and how it is just not helping anyone!

    Next, we tried the modification route and were approved after a lot of red tape once again. The issue was that our payment went from $2,700 per month to $3,000 per month! How is this supposed to help a family when the payment goes up? But we wanted to keep our home so we gave them about $10,000 that we had saved while not making our payments and went ahead and made the $3,000 payment. Then, my husband lost his job at FedEx and I, being a CA teacher, got a 5% pay cut.

    Our next route was short sale. We had three offers in three days on our home and got a pretty high offer compared to comps. in the area. What does Provident do? They accept the short sale offer with one contingency: they wanted $20,000 from us! As we found out, the main issue this entire time was the second that we were forced to get when we purchased the home. They wanted it all from us! So now, we are awaiting foreclosure unhappily realizing that our two boys of 2 and 4 will have to live in rental for the next three to seven years until our credit is good enough to buy again. And yes, our credit scores were also in the 600-800 range only two years ago! I am so sad and angry at this company and the state that our world is in right now!

    We applied to refinance our mortgage loan (which is currently with Provident Funding Ass. and has been for the past 3 years). We were approved based on our 738 credit score and 7 weeks of in depth qualifying by Provident Funding. We finally closed the loan, signed all documents with the settlement agent and thought we were finally done. After the 3 day right of rescission, Provident decides to again verify my wife's part time seasonal job at a local pre-school. She earns $4000 supplemental income a year, and changed jobs 3 days after signing the settlement papers to pursue grow her existing business. Provident used this as an excuse/reason to deny the loan they approved us for and we signed closing papers. Is this legal? Oh by the way, the also took $500 to do an appraisal which we are SOL on.     Please help! Well, I finally got a response from Provident! They sent me a demand letter (almost threatening). I now owe them over $800.00 in late fees. And they were going to pursue me with the extent of the law until they collect that $800.00 of late fees! How do they expect you to pay late fees when you cannot even make your loan payment? I finally found someone who is trying to help me get a FHA loan (I still don't know yet). But during this process, I had to have a new estimate on my home. I found out I had over $65,000.00 of home equity in my house but have been turned down by Provident for a re-finance.

    Just maybe, that is the reason why. Instead of helping me, they would just love to get their little claws on my home to reap the benefit, and I lose everything I have. They don't give a ** about any of us other than getting their money one way or the other, almost like the mafia! Where is Obama now, with all that loan money that was to help us, instead the banks? Where is the law now to protect us, the home owner, from people and corporations like Provident Funding?

    This company is holding customer's mortgage payments until after the late charge is assessed (after the 16th). My payment was mailed from Kingman, AZ to Pasadena, CA on 7/7/10--they didn't post it until 7/19/10. They claim that they posted it the day they received it. There is no way in the world the mail service took that long to get the payment from AZ to CA. All previous 3 1/2 years worth of payments have been posted by Provident Funding within three days of being mailed.

    I asked them to check my history so they know I'm telling the truth and to please waive the late charge. They said they don't care when it was mailed and they don't go by the post mark. They will not under any circumstance waive the late charge (it's company policy). The only proof I had as to when it was mailed was the post mark on the envelope which they won't go by anyway.

    In researching other complaints about them on the Internet, it appears to me that this situation happens quite often and the dishonesty of fraudulent late charges needs to stop now. You would think that they would be appreciative of the good customers they have and treat them with a little respect to resolve the situation they themselves caused. My excellent credit score that I have worked hard to keep up for over 20 years is now in jeopardy.

    I sent house payment as usual on 2/5/10. They lost it. I received reminder to pay 2/18/10 + late fee called. I got no cooperation. I walked payment into post office same day and they lost it. I tried to pay by electronic check from my bank. They refused it. I tried to pay by electronic payment from them to my bank. They refused it. Finally, I had to agree to a Western Union payment. They set it up which it took several days to finally go through.

    They told me to stop payment on my allegedly lost checks which I was charged $25 for. When they finally found the 2nd check (almost 2-1/2 weeks later), they charged me $25 for stopping payment even though I explained I was told by their collection dept. to do so. I finally contacted a Broker friend of mine and ordered a new mortgage company.

    I closed on my new loan today, and tried to call Provident (Kim, who never returns messages anyway, she was busy the other manager, Michael was also busy). This was the routine I went through for almost 7 weeks, calling every day and speaking with reps. that were rude, disconnected you, gave no advice and were generally totally disinterested.

    Even had one tell me they were contacting the credit bureau to report me, and that I faced foreclosure proceedings even though they were the ones refusing my payments and losing my checks. They never did find the first one. The second one that they charged me for came in the mail about a week after they finally processed my payments for Feb and March through their Western Union connection. This company is the worst lender I have ever dealt with and I would highly recommend someone look into their business practices and their lack of trained personnel.

    In April 2009, we processed a loan through our broker - which was through Provident Funding. I received a were happy to have you as a new customer letter not long after. I called and asked if I could convert my loan to a bi-weekly loan which is what I had requested from the people originally doing the paperwork - but was told to contact Provident. I was told we don't do bi-weekly plans but what you can do is go ahead and send it 2 payments. Just make sure thought to make the full amount payment on its due date and we will put any extra towards your principal.

    So since the payment amount was for $640, I went ahead and made a payment on its due date of the 1st for $700 and another on the 15th for $700 doubling my payments. The letter I received dated 4/8/2009 stated the same thing and no where did it state you had to check what they were doing with the funds or write them a letter telling them what you wanted them to do with your funds.

    December 2009 came around and I wondered why we had not received any statements or anything, so then I decided to wait it out a little longer til' after the new year to see if I would at least get an end of year statement which of course never came. I decided to review all my paperwork where I found I could access my account online.

    Once accessing the account I found that my loan had only been paid down by a little over $2000, so I immediately called them to inquire about the nearly $8400 in extra payments that had not posted to my account and the person on the phone stated how I was not due to make a payment until Feb 2011. I told them they were not suppose to make me ahead in payments but to put the money towards principal. They stated in 24 hours they would rectify the situation - and 48hrs later nothing had changed, so I then called them and they said they were working on it another week goes by only to be told they now have to get approval from Freddie to reverse the payments. Another week - 1.5 weeks later, I was told that Freddie Mac had denied my request and that there was nothing they could do!

    So basically, they are making money on me both in finance charges on my loan that was not paid down and making money on payments that they have sitting in limbo collecting interests in their own banks! I am being charge extra finance charges and losing money on my own bank interest had the money I have sitting in their 1year advance, nonsense was in my own account growing interest for me instead of Provident!

    We are writing this to advise you of the difficulty that we have been having with our mortgage company, Provident Funding. In April 2009, we were told that we did not qualify for any type of assistance in our financial hardship due to the fact that we had always been current with all our financial obligations but we foresaw in the near future that our situation was going to take a change for the worse. With the economy taking such a large downfall, we did not know how much longer we could hold on.

    When we notified Provident of our situation, they asked us for multiple documents which we provided within 24 to 48 hours of being requested. Once Provident received all of the documents, they continued to deny our request and told us that if we wanted a modification that we need to fall behind on our monthly mortgage payment. Then they would help us through our hardship.

    In July 2009, we were told that our account had been sent to the loss mitigation department for further review for the Home Affordable Modification Program. Once again after following all the advise of Provident representatives, we found ourselves to be in a bigger financial hardship than we started in. In August 2009, we were served a delinquency notice stating that they were going to foreclosed on our property in August 2010.

    After many attempts to resolve this issue, it has only resulted in disappointment and lies from Provident. We have spoken with supervisors and managers in the loss mitigation department and every other department that we have been directed to. They only asked for the same documents that we have sent to them on multiple occasions. This seems as if they are just prolonging the situation until they can foreclose on our property.

    With all of this said, I am an inactive licensed real estate agent in the state of New Jersey and am fully aware of all real estate laws and regulations. We are now turning to you for help with the fight to save our home and become financially independent once again. I am 53 years old ,my significant other of 21 years is 69 years old and we are doing everything possible to keep our home. Before all of this has happened, we had almost perfect credit and now our creditors are raising our interest rates and monthly payment amounts. We have been turned down for the HAMP program four times all for different reasons. Please help us find the right direction to take to get Provident to cooperate with us to save our home.     My regular fire/hazard insurance failed to send Provident Funding an invoice. I called my insurance for them to do so. Neither my insurance, nor Provident Funding informed me of the failure, until a year later. I received a bill from Provident Funding. They state on the bill that because I failed to provide them with proof of insurance, they went and purchased a policy for me. The problem is, this policy is about 850% higher than my normal policy!

    I called and complained about the rip-off. "Too late", they said, because this gold policy that they purchased for me had been in affect for almost a year! I asked why the outrageous difference in price? Provident says this is the insurance company they do business with, and that is how much the policies run for. I asked why they hadn't informed me about the lapse from my insurance until a year later. They said they did a year ago, and it was my responsibility to be sure my insurer had done so. Whose best interest do they act on? Their clients or the mighty dollar? Who gives them the right to purchase such policies at such rates? We wonder why this nation is in such trouble. I was barely staying above water, now I have a hefty bill to pay on top of my regular payment. Anyone out there with Provident Funding, watch your account closely, and be certain this doesn't happen to you. It could cost you thousands, and Provident doesn't care.

    I pay thru Bill Pay on the computer and the run the check thru my account by the 8th of each month. Well this month on the 12th I noticed it had not gone thru my account yet so I called them. First it was because I needed additional flood insurance (which they have my impound account) and I stated you send a house payment back because of insurance when I got a letter that you added it on and removed it the same day becauce we increased our flood insuance. He replied oh it is because of gap again I said so you sent my house payment back! Oh no it was the wrong amount! Well I sent the same amount I have been sending it automatically pulls a check. Oh what name did you put on the check? Again I put the same name I have been Putting on the Checks Provident Funding. He wanted to take a payment from my account directly with no charge. Normally they charge 15.00 to do this. I told him I have not gotten the check back yet and he said it was returned on the 6th. I didn't do the check at this time and the check was in my mail box when I got home with a letter stating they are returning the check because it is the wrong amount. The letter is dated the 6th and their postmark is the 9th of Nov. the 11th is a holiday and I truly believe the were hoping to get a 15.00 fee for a check to be pulled out of my account or late fees on the payment. I don't know if this company is doing this to any other customers so I want you to be aware just incase this is becoming a practice in these desperate times.

Dutton Avenue, Ste E Santa Rosa, California 95401 Loan # 0417050323 I would like to file a complaint and seek settlement/restitution for unlawful and unethical proceedings imposed upon me by the lending company Provident Funding. As with many Americans, my business and income dropped substantially due to the economic crisis. I am a single father with a daughter 11 years old and have owned my home since 1993 and have never had a problem making a payment until recently. My income had been cut almost 50%. Struggling to hold onto my business and home I began to fall behind in payments. I called Provident Funding to see if I could obtain some sort of assistance to keep current. I asked if the delinquency could be rolled to the end of the loan. I was told “No”. I asked if there was a program I could get into to help. I was told that “Nothing could be done at this time due to not being 60 days delinquent and that they offered not programs yet. That the Government would be offering a plan in the future. To check back in two weeks. I did, and no plan was available yet. As I continued to struggle and fall behind, I waited over two months before a plan became available. During this time Provident Funding offered no assistance in saving the loan. I fell two months behind in payments. I continued to struggle to bring business in and ride the economy out. To keep from going 90 days delinquent, I sent my payment by using Provident’s online bill pay. August 30, 2009 I was denied use of the online bill pay. So, I over-nighted the payment by FedEx the following morning. At this time I figured I was all right by not passing the 15-day grace period. September 28th I received the payment back in the mail. Provident refused to accept the payment even though it was a full payment including late fees. I immediately called Provident Funding to ask why my payment had been returned. The representative for Provident told me that they required two full payments. I informed the rep that I would have two payments to them within 5 business days and asked that he put a hold on my loan to keep it from foreclosure. I was informed at that time that it had already been sent into the foreclosure department. I had not been notified by Provident by either phone, e-mail or letter on the status of my loan. I informed Provident that I wanted to pay but was told that I would have to wait until legal fees were added and that I would receive them within two days. I requested that an e-mail was sent to myself and Brad Barez (who would be sending the money requested). We waited five days for a response and received nothing from Provident Funding. I called Provident Funding again to find out the status on reinstating the loan. I was told a second time that it was in their legal department and it would be sent out right away. Again, no replies or email from Provident Funding. I made another follow up phone call to Provident Funding. This time demanding that I get the reinstatement documents. I was told by the representative this time that the documents were e-mailed on the 7th of October. A blatant lie from Provident. Neither Brad Barez nor myself received such e-mail and predates my previous phone calls. We have print outs of all e-mails on that date showing no e-mail were figure, which I do not have and was wrongfully implemented by Provident Funding. Provident Funding offered no help or assistance, would not cooperate in any way, such as roll payments to the end of the loan, remove unwarranted fee’s, work out a scheduled payment plan. This company is in violation of the Fair Treatment laws by stampeding foreclosures and must be stopped. received by either party. I told the Provident rep at that point I wanted the documents resent that day, that we want to pay and settle this immediately before going any further. I was told that he could not do that. That I was given 48 hours (Oct 9th) to submit the payment and that now it was back in their legal department. More legal and late fees were being added. This was a deliberate action on Provident Funding part to obtain more profit. It took 4 days to finally receive the documents, which now contain over $5000.00 of added fees, putting me at almost $10,000 to reinstate my loan and stay in my home. I have been compiling evidence against Provident Funding which is public record at www.rockofstyle.com where similar complaints are being hosted. I am still willing to pay my delinquent account up to the point of the returned check and the removal of all the wrongfully imposed fee’s to stay in my home. Provident Funding must be held accountable and further investigated for their unethical and unlawful practices. This complained is being filed with every organization and office fighting against the corruption of mortgage lenders. Provident Funding must be investigated for illegal proceedings towards the American consumer. Making a profit by using loopholes in the law and at the expense of people who are being affected by the greed of these companies (who initially caused the economic crisis) must be stopped.

    I am writing this letter seeking for your immediate intervention because I was mistreated and improperly served by Provident Funding and its employee. My property at **, Stockton, CA, got a short sale approved on July 1, 2009 good through August 3, 2009 by Bryce ** from Provident Funding. However, funds could not be delivered to Provident Funding as the time he specified in the approval letter. Therefore, my agent, Helen **, sent him an email asking for extension until Friday, August 7, to allow us some time to close. He approved it until August 5, 2009 and per diem extension fee will apply beyond that date. Due to buyer's lender work load, they didn't get into the buyer's file in time and there are some minor conditions prior to funding need to be met. As a result, funds could not be delivered to Provident Funding in time.

    My agent delivered the message to Mr. ** and asked for additional time that she originally asked for, and we are willing to for per diem. Then, as of 8:30 am today, August 5, he sent my agent an email and stated that if he didn't get the fund by 10:00 am, he will send it into foreclosure. I called him as soon as I got the message from my agent. He refused to help. I later sent him an email and got his reply back that the house has gone through foreclosure sale. Why was he being so critical to us for just a few more days? Would we be treated differently if we were white? Or, because we are just a bunch of Asians who could do less to protect themselves, that's why we got treated the way it was?

    I don't think we are being unreasonable to ask for a few more days. As you might be aware of, on average, it takes anywhere from 45 days to 2 months for one transaction to go from start to finish these days due to tighter regulation by banks. Mr. ** expected us to close within 34 days (July 1 to Aug. 3) and notified us that the house will be auctioned less than 2 hours before the event happened. Is this legal? Is this fair?

    His reason to rather foreclose it is because he gave us too much time. We were asking for four additional days and that was too much under this market condition? Had times and money were the most important factors for Mr. ** and Provident Funding to determine the approval, then that should not have dictated his decision making to begin with as to who should buy the property legally. He initially approved the short sale back in June 10, 2009 but it was useless for the current buyer when the previous buyer walked away (please see attached email). It took him from June 18 to July 1 to issue us the approval for the current buyer. Now, we all got punished for it took so long? Had he issued us the conditional approval as if Wells Fargo did, we would have this transaction closed already.

    I am hurt and distressed and feel that Mr. ** and Provident Funding unfairly or maybe unlawfully took away an opportunity for me to rebuild my life, my credit. For others involved, an opportunity to purchase a dream home and an opportunity to better serve their families. I am attaching all short sale approvals and emails for your review and hope you will give me a fair trial.

    On the last notice, I don't know much about foreclosure law but it doesn't seem right to me for Mr. ** and Provident Funding to auction my house without notifying me and only notifying my realtor less than two hours in advance. I found information at ** indicating that if I understand correctly that Provident Funding should have notified me at least 20 days before the sale occurred. I am helpless in my current situation, so please help me in anyway that you could possibly do. I could not afford to hire an attorney because I am unemployed and haven't been able to find a job since 10/2008.
