I had been shopping in 2020 for a loan on my house. Lower.com and Chase were the two that were the biggest competitors for my business. Chase essentially did what Chase does. I was already a Chase customer and they said they wanna give me a 2.5% interest rate and the loan would cost me 50 bucks to originate with no other fees. And Lower was close but they couldn’t beat that even with this competitive climate. They were the second closest to having a great rate and being able to give me a great closing experience. So, I remembered them.
I was working on behalf of my mom as her power of attorney and when we were shopping for a loan, Lower, Chase and Huntington Bank were all bidding and Lower offered us the most attractive terms in regards to rate and cost. We went with Lower and they were able to close in 18 days. So, it was fantastic. The process was great. They were very transparent with the costs. We were able to compare loan estimate sheets with other competitors directly and they were able to try to earn our business by making sure that they were the lowest cost for us and the best option. And they delivered. Josh, the rep, was great and very transparent through the whole process. And I've Facebook-friended him just to make sure I don't lose him for the next time I need a loan. His underwriting team got back to us.
My sister was able to have the house quitclaim deed to her and she and my mother pay on the loan every month. She is set to inherit it and the loan when and if my mother passes, however long that is. So, Lower established a house for our family. And ensuring that my mother’s grandson would be raised in a house, not in a trailer park, as well as a place for her to feel comfortable and taken care of because all of them were living in a trailer at a trailer park. It was temporary but the final solution was to get a house for my mother's third act of her life.
The only thing is, there were times when I had to get closed as quickly as I needed and I couldn't use Lower’s portal to upload all of the documents that the underwriters wanted. My mother needed to have proof of a distribution from an IRA to qualify for the loan and I had to email that to the underwriter because there was no place to upload a document like that. So those fringe cases where you need different sorts of proof for people in different cases for the underwriter purposes, that would be nicer. But that does not assuage me from recommending Lower highly.

I got a conventional loan from Lower and I like that they have lower rates compared to others. They helped with communication and through the process of scheduling an appraiser. They were also very responsive.

We've gone through the pre-approval at Lower. We've not found a home to get the mortgage. But we've used them previously and they were great. The rates were fair too.

In February, Lower's rate was in line with other competitors, but the mortgage credits that the broker was willing to offer were better than the competitors. We went with them and fortunately, it's been an easy experience. Their online platform makes it easy to do everything we want. I've only had to reach out to customer service once about uploading proof of property insurance, and it was very smooth.

I called Lower and they helped me out. Everything I asked them, they would do for me. They would help me out if I needed help. They were always there for me when I have a question. The rate was kind of high. But other than that, everything was good.

Some of the companies that I reached out to were not easy to deal with if you are self-employed. I liked Lower's turnaround time and the information that they needed in order to obtain the loan. There were two gentlemen that I spoke with and both were easy to talk to. I understood clearly what they might need or the overall process. It would've been great if the rate was lower. But at the time, that was not a bad rate to begin with. It was what I expected. There were no surprises.

When I talked to the rep, he was very forward about everything and very honest. He was open about what was gonna take place in a certain time, and everything went smoothly. The Lower reps were also very open in communication with me, and when I needed something, they answered my question. The rate I got is six and a quarter, and hopefully, I can go down.

Nicholas reached out to me years ago with my very first mortgage and he offered me a specific rate and told me what he could save me. He was very professional and was available 24/7. I would text him on a Sunday and he would call me right back. Also, Nick’s numbers did not change for me. Sometimes, some of these companies promise $500 a month and you walk out of there and it's 1,000. But from the very beginning, whatever numbers Nick quoted were the very final outcome. It was his expertise, knowledge, and personality that won me over to stay with Lower for my HELOC. I don't deal with Nick now directly because I have another account manager. But Nick can always get me in touch with the right people. The personal attention is really what sets Lower apart -- having someone who calls you back, knows your history, and is able to look things up for you. You don't feel like a number.

I refinanced my house to buy somebody out and then, Lower called me a couple of months ago and asked if I wanted to redo my loan again because the mortgage rates came down. It would bring my payments down and I said yes. I went through the whole process and a guy came out and appraised my house for $16,000 lower than the other guy did. I went through all that process for nothing and I still got the same double payment on my house that I had before. Other than that, I don't have a problem with Lower. It all depends on who's coming up to appraise and what they think the value of the place is. But it didn't make any sense. I can understand if it had been two years that went by and I destroyed my home. But it's been about six months since the other guy came and it's the same house. I'm fixing my house up, not destroying it.
The lady that I dealt with in Lower did what she said she was gonna do. She asked if I wanted them to call me if the interest rates come down. And she did, six months later. It's just the people that appraised the house screwed us up. It was the same company but it wasn't the same guy. They tried to fight it for me but that wouldn't work anyhow because the company's not gonna pit one employee against another. Then, they refused to change it to the original quote that they gave on the value of my home. That sucked. I needed to drop my payment down and it would have given me two months off.
Lower was great and I feel bad for the lady because they lost money on the deal. I lost some too. It was supposed to be no money out of pocket and I paid out of pocket. But it is what it is. I haven't contacted them since all this fell through. But I'm not mad at them. So when the interest rates come down a little bit lower and I get done with my kitchen, we'll try to do it again. The interest rates will be down a little bit lower so I'll get a little bit lower payment than what I was supposed to get this time. So it's okay.

Lower was the one that was available and I got my mortgage from them through a simple phone call. The rates and terms were acceptable. And the rep was very pleasant, kind and courteous.

Our experience with Lower LLC (Lower.com) has been nothing short of a nightmare. From the very beginning, we have dealt with a severe lack of communication, constantly changing numbers, and misleading information. We were initially given a clear to close, which was communicated to our title company and realtor, only for things to unravel with last-minute changes and unexplained discrepancies.
We were originally scheduled to close on August 29th, only to have the time pushed to 4 PM, and then abruptly canceled hours before closing. It was rescheduled for Tuesday, but now even that is uncertain. We are currently in a 7-day grace period, and our family, including four children—three with disabilities—has been left in limbo. Our landlord expected us to be out, and our children were already switched to new schools based on the lender’s promises.
The lack of professionalism extends beyond poor communication. The lender had the opportunity to make an exception to rectify the situation, but we were not informed that this request was denied until we found out through other means. We have invested several thousand dollars into this transaction, only to be met with uncertainty and financial loss.
As a community leader in Ohio, I cannot recommend Lower LLC (Lower.com) to anyone. I will refer others to our local banks, where they will not experience the misleading information, fluctuating numbers, and last-minute changes that we have endured. This entire process has been detrimental to my family and those around us.
I have already contacted HUD, FHFA, and other federal agencies to report these issues. If this loan closes on Tuesday, as currently promised, I will update this review accordingly. Until then, this has been one of the most disappointing and financially harmful experiences we have ever faced. Do better, Lower LLC. Your clients deserve honesty, transparency, and reliable communication.

Opendoor was saying that if I went through Lower, I'd get a percentage off of the house. Getting in the house was so expensive, and every penny saved is good. So, I went with Lower. They did really well. I got pre-approved quickly, but I have good credit, too. They just took my documents that I provided for them. So, it was really easy because a lot of companies have to talk with your bosses.
Customer service is really good. I felt like Sean was there. I could call him on a weekend. I even got him at 10 o'clock. There were a few times that I felt like he was avoiding my questions. He was extremely helpful though. He went over and beyond and got me some more points lowered. They jumped in and paid for some more points. For the most part, he was really great. Any time I needed to get in touch with him, he was there. I feel like he had the knowledge. I wouldn't be scared to use him again.
Lower's rate was better than anybody else. Because I went through Lower when I was doing Opendoor, I got a good rate. And then Sean was watching the rates. When they dipped down, he locked me in. I lost the house through Opendoor because of some repairs. When I got another house, I stayed with Lower because I was already pre-approved. They applied $3500 so I could keep that rate or really close to the rate that I had when I was trying to buy a house through Opendoor. I got at a rate of about 7, which was really good. And the rates only stayed there for a week. So, I felt like Lower got me a really good rate.

Lower is good and easy to deal with. I got a conventional loan, and the application was smooth. I got along with them well. They got back to me fast and the main thing is they were easy to get ahold of. I don't waste my time. Craig did a great job. He got back to me fast. We had a good rapport, we had a good relationship, and that's why he took care of me.

There are too many documents needed and the process took 2 weeks. They could move the process quicker and ask less documents. Other than that, I've had a good experience and I will tell others it's okay to move forward with Lower.

The person in charge of my loan over-promised and said that she could work out a loan for me. She gave us a closing date but she didn't communicate that to anybody else on the back end. I ended up being approved but the whole thing was a horror. And we were a month late with the closing. I tried calling but she wasn't picking up the phone. I had to call all these other people. It was really bad. But it was an easy application in terms of the way that Lower set up their user experience online. It was not confusing. It was simple. There was a little portal where I could upload stuff if I needed to. It was just my loan agent didn't always look at it.
Lower is supposed to offer free refinancing and if I pay on time for six months, then I can refinance and get better terms, which is a good thing. The actual rate is just fine but I could have gotten better if my loan officer listened to me, because I ended up having to get PMI. My loan was immediately sold, so I don't work with Lower anymore at all, but I've been told that I have to go back to them if I wanna refinance. I've completed the process and it's still confusing to me. This is the third house that I fully own. The process was so bad and they were purposely not communicating because they had messed up. If they would have come to me and said it was not what they expected, so this is gonna be a longer process, even that would have been good.

I had no dealings with Lower except for closing and signing all the paperwork that they had for me. I made one initial payment with them, but after that, I was directed to send it to Freedom Mortgage company. But we closed with Lower super fast.

Lower worked with me very well. The rep went above and beyond to make sure that I got the loan secured. He stayed on top of the loan both day and in the evening hours. Even on some weekends, if I had questions, he would answer his phone and try to point me in the right direction. However, I got my insurance through my insurance company, but Lower didn't use it. I had to go with Travelers, and that part of it I didn't care for because Travelers Insurance ended up being a bit more than Progressive that I was using through my car company. That was one of the things I had a little bit of a problem with. But just to not hold up the process, I went along with what Lower recommended, which was Travelers. Other than that, it was a good experience. My loan was expedited for me within two weeks.

I was disappointed in the fact that Lower had to jump into a higher interest bracket, but I somewhat understand that. I should have just taken out a second against my first or took out a separate loan instead of refinancing. I could have asked some better questions instead of having to mess with my first payment and come over the way to get money to pay for what we needed.
The customer support was fine. We would have questions that we would get answers. But some things didn't exactly play out the way that we thought they were gonna play out on the terms of how the whole full amount was gonna be presented. We were thinking that we're getting loaned X amount of dollars then we found out that some of that money incorporates our house payments that we don't have to make. 4,000 of that dollars was from equity, from closing out my other prior loan then paying that off and getting the refunds from that. We kinda got shorted and some of that could have been better explained.
But the process was handled very well overall. They were very much hands on all the way through. Somebody was always there if you sent them a text emails or documentations. It was handled fairly at a very quick pace. We started in March and by the end of March, we were closing. I've been through a refinance before and sometimes it takes up to two months because paperwork isn't all there or things don't seem to click or you're doing constant checking on other things. I would recommend others who are looking for something that's got some speedy service or if they wanna borrow equity against their house to reach out to Lower.

I got a direct mail piece about an offer for a cash-out refinance. It was interesting. So, I reached out to Lower and I worked with the contact. They processed the loan and then they sold the loan to Shellpoint. I worked with my two contacts and they were great. Everything was easy, but I also was very organized and was ready to go. So, I had everything ready for them.

I completed an application process online and then I talked with one of the reps. I had a lot of questions and they gave me the rundown of what the process would be and they gave me a free pre-pre-approval based on the information that I gave them, and then I completed the application. It was very easy. The rate was okay. It was fair for the current market. But sometimes it was hard to reach customer service. When I got started, I was given a couple of people to contact and after week one, I had a little trouble contacting someone. So that peeved me off a little bit.

I was looking for a mortgage as a first-time home buyer. My real estate agent recommended the representative from Lower and I heard nothing but good things and he was great and responsive. A lady called me and said she would be the representative who would be bringing the papers. She would be going to our house and it would be the closing day. I emailed the loan officer and asked him to send me the documents ahead of time so that I can review it and when the lady comes for the closing, we already know what it is and what's in there. He said yes but we never got a chance to see the documents. I was not even aware of how much money we would be getting, how much would be deducted and the fees that would be deducted ahead of time. Everything was on the same spot, on the same day that we were signing. The lady who came for the signing was not very familiar with the documents. We had a few questions and she came with all the documents with things we'd never been informed of prior. So, everything came as a surprise.
The lady said she was just here for us to sign and she was not very particular with the details. I asked why the computations were not matching and she said she couldn’t explain. She was making us sign something she could not even explain. The specifics of the loan with Lower were not clearly discussed with us. We were pressed for time and I didn't wanna screw up everything anymore. So we were just forced to sign. But that was the only frustrating part. We were overtaken by time. The lady was already there for closing and we needed the funds. There was no more clarification. So people should make sure they ask the questions early on and make sure they get the answers before signing the doc. But everything was fine from the start with the documents, requirements, submission and timeliness. The rep promptly responded to my questions and everything was perfect and smooth.

I had some initial contact with my loan adviser, Miles, and he was great. Then it went from the loan adviser to the underwriter. The process with Lower was very straightforward in the beginning. Miles was very clear about the steps and there was a lot of great communication about what was needed. I was trading documents around really fast. Initially, we were doing a home equity line of credit. However, the terms of the agreement when I went to go to closing were different than what I discussed with Miles. I didn't discover it until after I signed the closing papers. A lot of it was buried deep in the papers and when I went through it with the notary, she said it was standard.
When I saw that the terms were different, I spoke with Miles about it. He was trying to explain to me why they were making the adjustments. I told him I didn't wanna go forward with it so he went back. He was trying to figure out ways that I could keep from rescinding the closing. He came up with a strategy to make the numbers for a refinance the same in terms of my monthly payment as what the equity line of credit would have been. With that, we decided to switch it to refinance.
Miles said it would be pretty straightforward because they had all of my information, and I'd already gone through an approval with them. But it didn't turn out to be that way. It was a lot of back and forth that almost caused us to miss the closing date that we had set. There was income verification, and they argued about the appraisal. They sent my home appraisal back to the appraisal company three or four times. The appraisal company wasn't even clear why they were disputing the value of my home. We were in the last step before they decided to pull the appraisal again so Miles wasn't clear about why they waited till the last minute to do that. Ultimately, everything went through. The house was refinanced. It was a very painful process but throughout this process, Miles was apologetic
The fees were steep. They advertise themselves as beating competitors out there but their fees are higher than a couple of other banks that I checked with. The only reason I stuck with them was I had already gone through this process and I didn't like starting over again with another bank. The rate that I got was pretty good. But I was moving forward with the expectation that I would refinance again in a couple of months at no charge. That has been, again, another stickler with me. Miles said, "We'll come back again in six or seven months and we'll be able to refinance without an issue once the rates drop, and we'll ask them to waive the title fee because you just did this. You won't need another appraisal because you just did this." I hope that they will honor what Miles told me about the refinance being free.

The whole process was straightforward enough. Mallory was a pretty good communicator. She was always available. She met me where I was at. She would work after hours. She would email, call, and set up meetings. She was awesome. The online application part was really easy as well. The website was good. It was easy to navigate. The whole thing took about six weeks. Lower communicated well. It was great. The only thing that I would change was that after the mortgage closed, they sold the mortgage. Other than that, I would recommend it. The deal that they have worked out with Opendoor really made the homebuying process affordable.

We were looking to unlock a new equity in the property that we had just gotten. We went with Lower and the process was very straightforward, quick, and helpful. However, when the loan got sold, that was when I got plopped into a black hole, handed off and not taken care of. We knew it was gonna be sold and they let me know it was gonna be with a Goldman Sachs company. But it was with a different company and I didn't get the information of that new company in a timely manner at all. I track the payments and make sure we do everything on time ‘cause it's very expensive if we don't. I didn't have information about where the loan was going, who was servicing it, where it was sold to, my account number and how I would pay. Using Lower was great, but being pawned off to Shellpoint was terrible. The interest rates could also be improved.

The online application process was easy and the application and underwriting process took two weeks. It all went good for me. I would get ahold of the rep, Geza, and he would get back within a couple of hours. I felt good about the process the whole time.

Matthew ** did a great job on getting a very quick turn around on a HELOC for my family. Matthew laid the process out on our initial call and was a seamless experience throughout. Getting the loan was very easy. But once I got approved, they switched the lender. So it was kind of a pain in the **. They never said that up front. So it's kind of sketchy. The customer service with Lower was good. But with the company that they transferred the loan to was not great. When I first tried to get ahold of them, they didn't even know I had a loan. Even though Lower sent me my new loan number and the new company that I was gonna be making my payments to. The new company told me that they didn't know that account number. It took over a month before they knew who I was or why I was calling them.

We were looking to consolidate debt and we had looked at some other options trying to keep our previously low fixed rate, but the other options weren't gonna work out so we ended up going with Lower. The process was good and from start to finish, we closed in three weeks. My previous rate was a lot lower, but we were in a situation where we had to do it.

I spoke with Jared over the phone. He would send me documents and I would e-sign. Everything was handled that way. With the closing, a notary came to our house and did it. It all went pretty good. The only thing that I didn't care for was how they were gonna pay off your debts but they didn't pay them off directly. They send you checks.
I ended up with a lot of issues because a lot of checks had to be reissued. That was a pain and it resulted in late payments where I had to pay late fees, which really sucked. Then I have credits on some because I had to make the payment. That part was not good because as it turned out, the payments that had to be reissued ended up getting paid directly to the creditors. But that had more to do with the title company because they were the ones that I had to end up dealing with regarding that. So it does not necessarily have anything to do with Lower. So I would definitely recommend Lower. They were very responsive whenever I had questions.

Lower gave me a better service to give me a loan this time. But last time, they screwed up because we ended up getting the mortgage and a second mortgage. The second mortgage was adjustable and the reason we have to sell my house and leave the house because the mortgage doubled up.

I got the app, filled everything out, and then got a phone call. We didn't have to do a walkthrough because they had it electronic, so I could open the door and look at the property from my phone. I never met the real estate agent. We did everything online. But they were very quick to respond. So if you are an anti-social person and you don't like dealing with people face to face, Lower is the place you'd go to.

I applied for a 30-year loan from Lower and the mortgage process was very easy. Their website was a 5-plus but by the time I gathered all the paperwork that I needed, the application and underwriting took shorter than a month, which was a long time. Also, the rates were high, but that's the government. Other than that, their customer service was great. I'm a needy customer and their rep answered all of my questions.

The woman in the home equity line of credit department has been supportive and helpful. Even after my mortgage was bought and sold, she helped me with figuring out some bank loan questions. I was able to get in contact with her no matter what. But the sales department was not easy to contact. Lower's sales guy was very kind. I appreciated him as a person. But he did not give me a clear step-by-step. It would have been helpful for me to almost have a visual guide or a grid that he went through with me. Including the access to any sort of online portal, it felt I didn't have any real understanding of how I would access this information, what portals I would use, why I am using them, and how are they associated with Lower. So, I was in the dark.
I asked for some documentation. He sent me screenshots to my email. And we talked about it from there, which didn't seem a solidified process in doing things. Also, the basic transparency could be improved. I have a mortgage. I know that mortgages get bought and sold all of the time. But I'm disappointed that I didn't know that would happen so quickly and which company it would be sold to while going through this process. That would have been helpful.

Lower's online application process was simple and easy enough to follow. It was pretty quick for me to get pre-approved and once I went to official underwriting, that process was pretty quick too. Josh, my mortgage lender, had good communication and was available to me. Any questions I had, he usually answered them pretty quickly. I really enjoyed my time with him. Also, I got a really good interest rate and the terms were exactly what I wanted. It's probably where I was most pleased. I would go back if I wanna refinance.

The process with Lower was professional. The lady, Abigail, was helpful. She expedited everything. In a couple of days, everything was done. My appraisal guy was also helpful. They explained everything. However, I'm a little bit disappointed because Lower sold my mortgage to Mr. Cooper. They sent me a letter when everything was done. Abigail told me that in about six months, I should be able refinance this. Supposedly, my interest should go down. But now, that's not gonna be possible because I'm not with Lower anymore. Right now, I have little bit bigger interest than what I had.

We did a cash out refi with Lower, paid off our vehicles and some credit cards and got some cash back. Their process was painless and quick. There was someone else we knew that was doing the same thing through a different company and they still haven't even finished yet. However, we didn't feel the home inspection was done correctly by the third party. We have a furnace in the barn. There's a bathroom in the barn and it's completely drywalled. He only took one picture in the barn and that was it. But we still were valued for way more than what we borrowed, so it worked out.
At one point, we wanted a certain amount of money and I wanted to know what it would change the payment if I added some more money. He was sick but still was taking care of us at his home. That was cool. I dealt with one guy until it was time to close. Then it got switched right over to someone else. That was weird. I wish the same guy would have dealt with it. It felt it was more of a transactional thing. But the guy was great. I don't like that we went up in interest by almost 3% though. Also Lower doesn't own our loan anymore. They sold it to someone else.

I've had a good experience with Lower. They did what they had to do. I had been trying for almost a year and they were the only ones. They made it so easy. The person that helped me get the mortgage and the title company were very professional. However, I wanted my insurance and my taxes out of the mortgage, to be paid directly. I told them exactly what I wanted, and they said they were working on it. But at the end, when I went to the closing, I found out everything is together so now I have a high mortgage. It's better because at least I don't have to worry about taxes and insurance at the end of the year but that was not what I wanted.

The program I went with was supposed to be a home equity, but it ended up being something totally different than that. They didn't pay off all my credit cards like they said they would. They didn't pay for my house appraisal like they said they would. After all was said and done, I was still stuck with $4,000 in debt. Their application process is easy. But they're liars. I wouldn't recommend them.

Lower did me a solid, so I'm happy with them. They made buying the house, getting a loan and dealing with FHA so easy. It took much off of me in helping me find a new homeowner's policy. I had been so stressed, and they hooked me up with the right people immediately. I love them. I called Chris and he got the ball rolling. He took care of everything. He helped me through all that and run the numbers. It was very quick. He had an approval for me within days. And we went to three different houses that we had thought about before we settled on this one. It was a lot smoother than I anticipated.

I was disappointed toward the closing. The notary said we wouldn't pay escrow but found that we would. Up front, just tell me straight out. The law says we have to have escrow on this type of loan. But all of other Lower's services were good. The banker was good. I got the basic information. I didn't know how much of a chance I had because of my debt-to-income level since I'm retired. But the banker took that into consideration and looked at my house. My house appreciated a lot, so I had a lot of equity. So, she did a good job analyzing it, had a deal to propose in a couple of days, and I agreed to it. So, it was quick.

The application process was easy and painless. They ran with what I was thinking of, came back with some options, and we went ahead with it. It took a couple of days to get everything together, but most of it was online, then explaining what way was on the phone. The rate's not that great, but it works. It at least addresses the issue that I had at that moment.
I had that expectation of Lower being really good, and they maintained that. The only thing that needs some improvement is the closing side. There were a couple of letters with it, and it might just be because I had issues with the hospital at the end. There was a bit of the loan being handed over to different lenders. It changed three times even before the first payment, so that part was a bit confusing.

It was a very great experience with Lower. I didn't know much about the process of applying for a loan, the process of getting approved for a loan, and the process of using a loan to buy a house. They did a great job of walking me through each step of the process and how it works, talking me through the jargon as well. This is all before we even started the process to give me a little peace of mind.

We sold our house in New Jersey and figured that we wanted to buy a house here in Florida, so we decided to look for mortgage companies. We had another provider, and that person did not answer any of our questions, and they were not professional in a way. We decided to look for other people who would give us a quote, and our real estate agent gave us a few. We chose to go with Lower because the rep was able to answer all the questions we had. He was good. He would work late at night just to send us something and he seemed very professional and gave us current promotions that they were running for the company.
Lower was great, and I don't think I would have changed anything. I would have gone with them in the first place and not have wasted much more time, or maybe I should have waited a little longer to buy, because the rates went down. I can't blame the high rates on them though. It's something that affects everyone, and we bought in a time where the rates were generally high for everyone. Generally speaking for the company, it was a good experience.

I got connected with Damien. He called me back and he was the easiest person to work with, and we felt he tried to help us. Once we got through all of the red tape, it didn't take too long. It took six weeks. But the FHAs changed right when Damien started to help us, and we hadn't owned quite for a year, so we had to wait another four weeks. But as soon as he said, “I'm gonna call you on this day and we're gonna start it,” he called the same day he promised. So, he was awesome. Him and the loan officer were both good. The rates and terms of the mortgage I received were good. The only thing that would surprise us at the end was how much all the origination fees were, because it came out to 16,000 in total. So, that was steeper than I expected. Everything else was good. I would still recommend Lower to everybody.

I reached out to my old loan officer, Brandon but he no longer works at Lower and he referred me to Dane. He and I worked very well together. It was a 30-day close but from first conversations to the house being purchased, it was a total of 60 days. Dane was great. He gave me his mobile cell number. I worked with him directly every time and he was very straightforward. I considered Dane not only a business partner but a friend. He told me about his family. It was a pleasure working with him.
The first mortgage I had with Lower was in 2021 and the interest rate was at 3.25. This go around, it was more than double that. It was 7.80. But that's just the economy. Communication could be improved when there is a sale of the mortgage to another company. Lower gave me my new loan number for the new company that owns my mortgage now and they gave me the wrong mortgage number. So, for about two weeks, I was trying to get access to my portal for this new company and I couldn't get access to them. I paid my mortgage about a week late but no fees were incorporated.

The process with Lower seemed to be a lot easier than some of the other local banks or other online mortgage companies so I went with them. The reps who helped me with the process were good and they made it easy. I liked the fact that they would text me as well as email. But I had some issues with trying to get some things uploaded to the portal because I don't have a scanner. Maybe their portal can have the capability of taking pictures or something.

Lower contacted me when I was looking for a mortgage and I went with them because I saw a lot of good reviews online. Then, I refinanced and I decided to go back with them because I liked them a lot. They have great customer service and they're really responsive. We tried to refinance six months ago but the rates were ridiculous. The rates went down and Lower contacted me again and let me know that my options were gonna be a lot better the second time around. We sent all of our paperwork and the whole thing took two months in total. The rep I worked with was always right on top of telling me anything that needed to be done and he was truly available 24/7. Even after we closed, I was still able to reach out to him when I had questions. He was very polite and his communication was awesome. I'd work with Lower again.

Whitney, the rep I worked with, was good. When we first started talking, even though we had put in an offer, what was coming out from our existing mortgage companies wasn't gonna be feasible for us to be able to afford the payment. And she just kept working with us. Finally, we were able to find something that was amenable for both parties. The rates are way too high but that isn’t Lower’s fault. It’s okay. It will go down. The free refi option gave me confidence in taking the loan even though the interest rates are as high as they are right now. I was happy with my experience.

My experience with Lower started good and then it went downhill. My mortgage went up twice. They said it was a miscalculation and then they said the insurance went up. Nobody offered me anything. Other than that, I would recommend it. They treated me good. The only thing I didn't like was about a week later after the closing, they sold it. That’s the only thing I disapproved for.

We did a refi and pulling out equity with Lower. We had one dedicated person, Sam, and it was a lot of emailing, calling, and texting. He was always right on it and there was no delay in either responding or asking me a question. I had some correspondence from some other people. But what was good was Sam called me and told me, "Hey, my boss is gonna reach out to you." So I expected it. They were very thorough and clear. With today's climate, the rate was the best we could do. I want my rate as low as possible. But with all that being said, at least Lower gave us a chance.

We did our first mortgage with Lower and then, we just did a refi. The online application process was quick and the whole process took under a month. Our mortgage guy answered all of my questions and he was completely upfront with us from the get-go. We not only talked on the phone, but he was also available by text. So any questions that I had, even on the weekends or late in the evening, he was there. People should go with Lower. They know what they're doing, and they can get you hooked up. They did a good job. They told me what I needed to have for them and we did it. They told us when we would be closing and we closed a day or two early. At this time, with the rates being high, we got a fairly good deal.

Lindsay was the one that helped me. We had a few issues getting the appraisal and she made a few phone calls and stayed pretty diligent on it trying to help me get the results back. That was a big help to me so we could get the process completed a little faster. Also, she pretty much contacted me daily, if not every other day or a few days. Whenever there was a development, she would contact me and then make sure I understood everything and kept me up-to-date on the process.

The application process was fairly simple but the underwriting process got sticky. The day that we were supposed to close, they kept delaying and we had to push it back. It almost jeopardized the deal. They could improve on the communication from the underwriter's side. Instead of waiting until the last two days to ask any pertinent questions, they should have done it at least a week ahead if not prior. Other than that, Miguel, the loan officer, did great. He was able to answer all of my questions. Also, the underwriters that were able to correct any issues were awesome. They came through and helped with closing it out. I've had better experiences with other lenders but overall, it was great.

The application and underwriting process with Lower took less than 30 days. It was quick and easy and they worked with me every step of the way. We went down one path to start with and ended up changing that. So, if we would have gone down that path, it probably could have been done a lot quicker. It was hard to get them through email but they would respond very quickly with text. Submitting documents was easy but it was a little challenging to utilize the online tool. They told me that there were things in the online portal but there weren't. So they had to walk me through a couple of things, a couple of times, and had to send me emails with the attachments that I couldn't see in the portal.

Patrick from Lower was awesome and he was the reason we went with them. Obtaining a mortgage is not an easy process. We had already started it with two other companies so I started gathering a lot of the documents and I had everything that we needed. Patrick needed a couple of other things I was surprised that he asked for. He needed proof I didn't own a business that I started 30 years ago and I never pursued it. It never went anywhere. So, I had to prove that. And he needed more proof about my income and where I work and a couple of the other companies. But other than that, he had everything he needed. He did all the work and made it super easy. I would have Patrick promoted. He should hire people and make clones of himself. He was fantastic.
I've worked with the big lenders before and it would make it easier for everybody to have a central place that's super encrypted and triple verified that people can get access to, where you could just put all this information that they're looking for because it takes forever to find all these. But once Patrick had everything, it didn't take him very long at all to get it all done. It was just every time I turned around, he needed something else. So I would validate one thing and then he would need extra validation from my CPA. It's a constant turning around of information. If all the people that I deal with in my life from my insurance company to my CPA, my employers, and my bank had access to just put all the stuff there like your credit score, it would make it a lot easier for companies like them to bid nicely on loans. It's dangerous though because if a criminal gets that information, they're gonna steal your entire life from you.

I was a first-time home buyer and Lower made everything super simple. I always felt like they had my best interest in mind, which was the most important thing to me. The customer service I received was next level and everybody was super relaxed and knowledgeable. If I had any questions, they were always really quick to answer. I noticed that a lot of times, a lot of the employees were working hours that I would not have expected them to work, even dealing with real estate. That was cool and everything was really simple and easy. Also, the online application process was really simple and was part of the reason I enjoyed this whole process. I felt like everything was communicated clearly, but I was also able to access it at my own pace, whether I was at work or in my free time. The online portal was a great option and I enjoyed being able to utilize it.

There was a contract out on the house and I wasn't notified that the contract didn't come through. I had to see the house online to notice that it was still available when I put my name on the list in case it did fall through. I had to inquire about it and start all over. It was like that list didn't exist. It was a process that fell to the wayside because it was a waste of time to put your name on a list that didn't exist. But Lower’s customer service reps were very pleasant. And the rate and terms of the mortgage were okay. I have to put down more money to lower the interest rate. But at the time, the current interest rate was higher nationally than it is now. The feds lowered it the month after I got the house.
Lower's online application process was very easy and understandable. It took about a month but it was not their fault. The owners of the house only owned it for less than a month and you have to wait two months before they were able to sell the house. They caught it on the tail end of that two-month interval. So, we had to wait a little while longer.

Initially, I filled out a form online and then, somebody called me back and went over all my preliminary information and got me a preapproval quickly. It was probably within 30 minutes so that was easy. As far as the rest of Lower's process, it got a little bit wonky after that. In the middle of my loan process, the loan officer I was working with left the company. I started dealing with somebody else who seemed not as knowledgeable as he was. So I had issues with getting loan estimates and they were not correct.
There would be a lot of omissions from my loan estimates as far as transfer tax or seller credits. It became super frustrating trying to get an accurate loan estimate so I would have a good picture of my closing costs and monthly payments. It was a little bit of a hassle but I talked to the customer service reps a few times and they helped me out to push some things along because the newer loan officer wasn't as responsive as he should have been.

I have one big complaint with Lower. They hit several targets, which I was going to hit anyway with outstanding debt. But they missed one and it was a large balance. They paid something else off, a lender that I bought from on a special deal. It was three years, same as a cash type thing, and I was only about halfway through it. So it was 0% interest on that outstanding debt and yet, they left a big gap of an outstanding debt of $13,000 at 12% that they didn't insist that I apply it to. So it is just a hassle, because now I got to go back there and make the money work out. And I had no intention on paying off that 0% because it was free money until 2025. So I would have paid it off by then and it would have been much lower by then.
The other thing was, lower sent me checks. They wouldn't allow any kind of payment and I don't know if it's a federal requirement, but I had to sit down and lick stamps on seven different checks then send them out. But I pay by computer, I'm paperless, so I don't have access to my statements like you would get in the mail and get an address of where to send a paper check to. So I had to dig all that up out of the computer and it took quite a bit of time for me to get seven of those places because they're not easily advertised on there. I also had a couple of them I had to call and get the address from. That was a pain and it should be a smoother process of earmarking which ones I wanted to pay and I should send the payments to them electronically. And lower can send me the cash in return and I put it back in my account. It should have been done something like that, instead of resorting to old school methods
Right now, I'm in the middle of just distributing out the cash from lower to debtors and paying things down. But I'm going to stop because the other part of that HELOC was for home improvement and I'm not in a position to pull the trigger on home improvement during the winter months. You can't get reliable work. You got to get it more in the spring and summer. So I have 30,000 or so that was pushed out there to revolving credit. I'm going to push out another 30,000 to knock out the credit. So I'll have 60,000 used up. I need to put back into the account the money that I'm not going to use for a little bit. But I don't have the details on that such as where to go get it and where do I source this in the spring when I want to go pay for a contractor to come over and do some home improvement.
Besides that, the guy that did the paperwork on this loan said I have 60 days because I expressed that concern to him. I didn't want to be locked into, "You're going to pay the whole thing upfront and it's going to cost you $1,200 a month to pay." I'm only using 60,000, so I want 60,000 used right now. And that's the check I'll be sending to somebody. But I don't have an address or any kind of web support to send a check to every month when I start getting billed for it. And I want to make sure that I have the ability to take that money that I'm not using for a few months to put it back into that account that makes it accessible.
Other than that, shortly after I executed this whole thing and we closed, I got overwhelmed with third party emails. They could see that I received a big chunk of change and now they want to help me manage it. That's aggravating because I know how they got the information, or at least I assume that lower sold the information.

The rep, Austin, was superb, and my experience with Lower was good. The application was given over the phone. The real problem was satisfying the agencies that processed the loan, but Lower was very helpful through that and didn't leave me hanging. They answered any of the questions that I asked. They came to me and that was after a loan company failed to do it. I was appreciative of that. The online website was functional as well. I had to pass in some data there, and there wasn't anything that was difficult. They didn't hinder the process at all. It just took time.

Our mortgage guy was Daniel. He was the one who led us through the whole process. He did well with everything else. But I feel like for most of the things that we had questions about, he was technically doing the app answer for them. And if we needed a solution, he was not helping us with it. We didn't have any bad experiences. But I feel like most of the people that work for Lower, it's more about them just making the money. It is not more about them making the buyers understand the whole process or the buyers feeling comfortable with any type of questions that they have. But the rate and terms were okay. I don't think we had any type of problems with that.

We were looking at a home and Lower was on the for sale sign that went along with it, so we considered using them and started the process. Signup was not a good experience due to the incompetence of the people that were handling the underwriting and the collection of information. It took a couple of weeks, and we won't be using Lower ever again. They dropped the ball on numerous occasions and their communication with us was negligent. We had to always reach out and find out where we were at or whether we needed to do more, and then they would always say yes.
The reps continued to make claims in error and had us circle back with more information. All the way up until the 11th hour, we were still without any confirmation that we had or had not cleared our loan. In the years past of buying other homes, it was straightforward. We turned in our information, and we were told yay or nay very early in the process, whether or not we're gonna qualify comfortably. In this one, they kept saying, "No worries." At the 11th hour, we were just about to fall out of it when luckily, I received a much better paying job.

The loan process was smooth and easy, but I don't think there was transparency. The loan officer that I was dealing with tried to sell me the loan, but he was not upfront about the rate. He tried to convince me that he'll keep finding a better rate, which he never did. Lower offered me a very high rate given my credit history, rating, and score. I had a good score and the credit unions were offering a better rate. I might not go back to Lower. I also tried to send them an email asking them to send me the close-out details, but they never responded. It's been more than three weeks now.

I did an application online to get a rough estimate, then I got an email immediately and somebody reached out to me by phone. After that, I filled up the paperwork and talked to a loan adviser in regards to my options. It was really simple, and given the market, it was a fair rate. Also, my loan officer was very knowledgeable, patient and always there for me. She was even available during the weekends and late at night.

I filled out the online application as I found the house online. It was initially with Opendoor, but we ended up going with another home that was not listed with Opendoor because the loan officer was personable and knowledgeable. Once we went on a contract on the new home, we sent over all the information to Lower. They were on top of things as far as deadlines and meeting all the different timelines that were expected, and they were able to get us closed within 27 days. It was quick, and everything was straightforward. It was a great experience.
Our two main points of contact were the loan officer and the loan officer's processor, and the service was excellent. They kept us in the loop the whole way. They were very responsive. On the other hand, I don't like the rate and terms, but Lower doesn't have control over that. The market shifted while we were on the contract, and there was nothing that could be done about that.

I talked to two mortgage agents. The gentleman I talked to initially was very helpful and walked me through the process. He put me on to one of his partners and he helped me from that point forward. We got the loan quote and the details all squared away. Eventually, that was more my delay than theirs. I was changing things on, but we got that resolved and went forward. There was also an email from a customer service person and that was fine as well.
The notary came on time and got the paperwork in. There was a hiccup on my end because something got flagged, but that was a federal government thing. It was no reflection on Lower. It was just the situation, but we dealt with it and it got resolved. Lower was helpful through that process. We just got everything the other day and everything's moved forward and it's been great. I would recommend them to anybody who asked.

He answered all my questions but I had to reach out to him and see what was going on. Some updates every other day would have been nice. But he didn't do that. The rate is a little high too. It's 13%. But I have a lot of debt so that may have something to do with it.

My broker, Carter, was so nice for over a year and kept on checking in. When I finally moved, he was super quick and the process was very fast. It was great because I was able to text him. Everything that I used, including uploading my own documents, was seamless. Everything was done super efficiently. Whenever I had questions, my loan officer got them answered for me. They were the primary reason we were able to get everything closed so quickly. From start to finish, it took somewhere around 26 to 27 days. It wasn't necessarily on Lower that it took a little bit longer though. The part that they had to get done was done very quickly. But we had to have a second appraisal, and then the seller also had to repair things that were broken. So, that was what took the longest time.

The process at Lower was quite easy. I sent all my information in, my previous tax returns, my income statements and my asset sheets. Riley, the rep, did everything else for me in terms of handling the mortgage, a company that they were working through for whatever external business they work with. He would just tell me if they needed anything else. I'd just send it right to him or write to whoever needed it. And the process was done in seven days. The rate was also a lot better than I thought it was gonna be, ‘cause I know rates nowadays are quite high. Lower.com's website was also easy to navigate.

I had a great experience with Lower. I put in my application, and they let me know what I was approved for, then I proved I have a job and everything that they needed. They went through the process of getting me preapproved and once I got preapproved, I got my preapproved letter and started house hunting. The house hunting experience was fun, but it was hard at the same time because the houses were more expensive. After that, I found my house and I went through the process of the due diligence period. It was a 45-day process, but the service was amazing. Any time I called, they were available. If they were not available, they called me back in 24 hours. I enjoyed the quick response and the care.
The economy is tight right now, but overall, the rate and terms were good for me because Lower was looking for my best interest. That's what matters to me. I highly recommend them to couples that are first-time buyers, and people who haven't had the experience of purchasing. They have a lot of good programs. We contacted Matthew to inquire about a HELOC because we wanted to redo our barn. He gave us multiple different options and went through the different processes that we needed to do. He went over the first option but we told him that we didn't think it fit us very well, so he went through another option that did fit us better. After that, we were able to do the appraisal. Everything turned out real good. It went pretty smooth. Matthew was very knowledgeable and helpful. I wasn't completely satisfied with the interest rate. But it's over 15 years so it's doable for what we're doing right now.
Lower's website is pretty basic. I can do what I need to. But I'd like it to be a little bit more user-friendly. It took me a little bit of running around because you don't pay your mortgage through Lower.com, which is kind of weird. They could also have a better dashboard. But I've had nothing but good experiences with Lower from my initial refinance and then with the HELOC. It's been great all around. It's been pretty smooth any time I've worked with them.

Lower is very quick to respond in general. They're easy to work with. I just text the agent if I have questions or reach out through their website. My dad got involved in the process because he was my agent on the homeowner's side. When my dad had questions, the agent responded to him as well. The process is straightforward. I just drop documents or sign them as needed.

Our rep, Riley, did everything with helping us stay on track as far as verifying everything with our income and helping my boyfriend get his taxes filed so that way we were in the best place. Everything came back better than we were expecting. Originally, we had qualified on an FHA basis. Then they found a discrepancy in my Social Security. Once we got that corrected, I qualified a lot higher, our rate came down a little bit, and our closing costs were cut in half. The only thing that was tricky was my Social Security was wrong for a lot of the process, so it ended up causing a lot of loopholes that we ended up not needing to jump through. We were in contract for two months and a better review upfront with me to verify that my Social Security was input correctly would have cut off four weeks in contract.

Lower is excellent. They're always available. I had a very difficult situation that the underwriters hadn't seen before. My rep worked with the underwriters to come up with the requirements that I needed to make the loan. She made the loan work and it went through. I got the property.

I'm a repeat customer. I used Lower for a previous service a couple of years ago, and they had the best rates back then. I liked that they were fully online as well. The platform was not something spectacular, but it worked okay and I like the customer service. It's better than regular banks, especially because I don't have to go anywhere. They were quite professional and clear in communication. It was, overall, okay.

As my PMI is getting ready to drop off I have had to make numerous phone calls to request what should have been an automatic thing based on my equity in the home. They have dragged it out for 60 plus days and then the final outrage is when I was charged PMI twice in the same month of July. When I inquired about the double charge I was told they are behind and that one of charges is for June.

The customer service Rep then said that he would send a list of all the transactions that would explain it. I have paid $55.31 PMI every month since the inception of the loan. The amount may be small, but lying and stealing is lying and stealing. I will be reporting this to several watchdog and governing organizations.

My loan officer was amazing. She caught me up day-by-day, and if I had any questions or if I needed help online, she was there to assist me at all times. It was great. The FHA loan took three weeks, which was fast, and the rates and the terms were not the greatest, but it could be worse.

There were complications that would pop up, but I didn't even know about them until after they were resolved. So, it was as best as a first-time home purchase could have gone. I reached out to Lower on the first day that I wanted to look at a house and I had a pre-approval within an hour. Ten days later, I had an offer accepted for a property. And roughly less than a month later, had closing. So, from start to finish, it was over a month. Everybody was surprised at closing that I was able to secure that low of a rate. So, I was pleased with that. I would recommend the person I worked with. It was top-notch and easy. There are a lot of incentives that would draw someone to go through that.

Working with Lower wasn't excellent, but it was good. The initial person that got everything together for underwriting was great. When I ran into concerns or I had questions, she would either email or reach out by phone. If I wasn't available by phone, she would email me. It was pretty fast. There was a consultant and he got all of my information and got me approved, and then it was sent to someone else to confirm everything. She was my last point of contact.
The total lending process took three weeks. Initially, I had to upload some documents. Whenever it was sent to underwriting, some of those documents got lost or they were not transferred over. So, I had to re-upload them and they had to figure out which ones they were missing. That took about a week. I used them in the past and the first time, that did not happen with them. It was a lot smoother. Lower could have an online database for my stuff so if they needed something or if I had submitted something, then they could have just sent everything. It would all be in that one spot and I wouldn't have had to redo it.
Lower reached out to the closing attorney and they also reached out to my real estate agent because there were some problems. This time, the seller was giving some money towards repairs and I wasn't informed that Lower only would allow so much money to be put towards closing. So, the rest of it had to be put in escrow and I had to prove that I did those repairs. It wasn't convenient for me, but the Lower team did work and they worked overtime to get that done and to have closing set for a certain day. I would recommend Lower. They were very personable. They got the job done. They stayed in communication, in contact with me, constantly throughout the process so I always knew what was going on, and with the closing attorney and with the real estate agent. We all stayed on the same page and knew what was happening.

Dan was very easily to talk to, explaining everything in detail. He was always ready to help us when we had a question and made himself available. He was really great. When we set up the things and we got approved, Dan sent us to talk to another person. That was very complicated because the communication was poor with her and we could only talk to her via email. We called, but she never called back. We sent the message, but we would receive a message back two days later. So it could have an improvement. The rate was very fair, especially in the market that we are right now. It was reasonable.

I can't say enough good things about my loan officer. I was a first-time home buyer, so he led me through the entire process and explained everything before it happened, explained things while they were happening, and was on call 24/7 for whenever I had questions. It was above and beyond, and the process only took a few weeks. Also, the rates and the terms are fair for where things are at and I'm happy with it.

When I talked with the broker, he was very informative. He gave a breakdown of everything. He was very open and forthcoming. He even told us what would be a good idea and what would not be. He asked quite a few questions, but the questions that were asked were to make sure that we knew what we were getting into and our income, making sure we would be able to afford being locked into a loan. He went above and beyond with the application to the benefit of the applicant. When he did the credit pull, he mentioned some things that would help us get our credit up and suggested later on if we wanted to do a refinance to bring our APR down. But our APR is not bad at all. It is very fair based on our credit. Any question I had, it didn't matter what the hour was. I could ask it and they had an answer for me right away.
The only thing that was an annoyance which was of no fault of anyone was when they do that check then someone would come back with the same name as mine and they had a lien. I had to prove it was not me but it was easy to do so. I would definitely go through Lower again. I'm so excited. They had lifted my spirits and I am grateful.

I was more comfortable speaking with Lower, and their process was seamless. I was a little stressed out trying to get some stuff handled 'cause it was such a big commitment but overall, Chad, my associate for Lower, made the process simple. He was able to lock me into a rate that was lower than what everybody else was having to deal with. He answered a lot of my questions. He responded to my text messages at midnight sometimes when I was trying to get things done.
It would have been easier if I could have done the process through my phone like I wanted to, but for the type of documents they were asking for, you had to have it a certain way. It was easier to screenshot on my phone and press send than trying to get to somebody's laptop and do the same process. Also, I wish a few more things were communicated a little better, especially towards the end. They kept asking for things I had already sent or they had told me I was done then would ask for something else. Additionally, I don't like that two weeks after I closed, they had already given me to another company. I got a call which I thought was a scam. I had to message my lender to ask what was going on and they told me I was transferred.

A few minutes after looking at Zillow, Lower gave me a call. They weren't pushy. And they knew I was just shopping around. They would respond within 20 minutes for whatever I asked, and respond on a weekend. It was over the top. The rep was on point. He checked in with me every other day just to make sure I didn't have any questions. He was very patient. I didn't feel stupid asking him anything. I never bought a house before. They explained every single line of, “This is the interest rate. This is how it works. This is what's next.” They even referred me to somebody to get a home insurance quote, too. They made it super convenient. And the approval process went fast. It was less than a month before we were closed.
Clearly, the rep has done a zillion of these, because he knew what a first time homeowner would ask. So preemptively, he said, “You're gonna wonder about this, and you're gonna wonder about this, and here's this. And this is the next five steps. And this is how it's supposed to look.” I felt safe through the whole thing. It's a spooky, big amount of money that you owe when you buy a house. I was scared when it was 200,000. I'm sure I'm scared of it now.
Everything was electronic and quick. Everybody warned me it would be a miserable process through some horrible things. There were some questions, and one of the people in underwriting went on vacation when his wife had a baby, so he had to go. But they filled in the next person right away. I highly recommend them. They made it easy. It was like, “Are you serious? Shouldn't I struggle a little more in this?” Eventually, I wanna refi because home mortgage prices are so high right now. I've never had customer service like that.

She always stayed professional and she had that positive attitude. We had issues, because we were going for our first house, and then somehow, it didn't go through. So, the process was about a month and a half altogether, but other than that, everything was great.

The rep walked me through the process well. Lower had the option of texting and emailing aside from calling so that was helpful, being busy and having other obligations. They gave me a heads-up before anything would be done and gave me more direction during the process. They confirmed afterward, making sure that I did it correctly. Getting everything done took a month and a half because we had a couple of issues with the inspections that slowed down the process a little bit. The current rates are not the best but it was at par with what the lowest other companies mentioned that they could give me.

Lower was open to considering varying circumstances. So, they appeared to be the ones that might be more helpful to my situation, which they were. I would recommend them to anyone. Overall, the experience was great though in the end, there were some things that could have been done differently. We kept getting asked for more stuff and the things that we provided had to be redone. The interest rate was a little bit higher from when I just started. The process took longer so it changed.

Lower was our previous lender for the house we were in before the one that we just bought. So, we reached out to them for pre-qualification for the new house. The lending process was stressful. Our loan officer was horribly non-communicative. He lied to us at the beginning. He didn't keep us updated on the information, and he gave us many surprises at the last minute with hours left in the business day to make a decision or else, we lose the house or push closing. He cost us hundreds more per month and thousands more at the closing table with a worse rate than he initially told us.
I tried to tell Lower that I was going to go with a local lender, and he did not accept that we were going to do that. He said, “We can beat any rate that they can give you. We can give you the best rate, I promise. Just give us a chance. We have lots of experience. You're one of our current customers. It's a great company. Please give us a chance.” I said, “Well, if you can actually give us this number that you say you can, then we'll go with that.” He called me at 9:30 the night before he went on vacation, the week that I had to apply for financing. We signed a hundred-page document quickly on the phone. This was around 9:30 PM, and this was the last chance that we had to sign this document before we were outside of when we needed to apply for financing.
Because he rushed me through signing a hundred-page document over the phone, I did not notice that our rate was not locked for a couple of days. By the time I noticed that I said, “Please lock this rate. I don't want it to change.” He said, “Oh, no worries. We're monitoring things. We have pre-indicators. We can lock it before it gets worse.” I said, “That's fine. I want it to lock.” That was the last I heard from him about the rate despite asking for updates. Anything that anyone would tell me was, “It looks good. It looks like what we talked about.”
Then the Friday evening before our Tuesday closing, three business days before closing, I got the final loan disclosure that says that it was going to cost us $5,000 extra in buying the mortgage down because the rate was so terrible. Our overall cost was going up because they underestimated escrow, which may not be on purpose, but we ended up having to go with the worst interest rate, still paying an extra $2,000 at closing than what he initially told us. The best he could say was, “Oh, you should have gotten some letters throughout the last month,” which I never got. I told him that I opened every single letter that comes from Lower because they're my current servicer. All he said to me was, “Oh, well, I don’t personally send them. It’s a different department. But you should have gotten them.”
I told him, “You never told me in the last month that these rates were not what we had talked about. You never told me that you didn't lock it when I asked you to.” He just had no answer. He said, “Well, this is what it is unless you want to push closing back.” We were not gonna push closing anyway because of other issues that they had.
Overall, the way Lower handled our situation was bad. They were a little bit difficult to get ahold of and that would have been fine if the final numbers were what they had promised me. They should be clearly communicating the actual details of the loan along the process, and not when it's too late to change. I feel like I was forced to work with them because they promised the best rates. They refused to give me solid information over email because their systems were down. They would only share it over text or over the phone. At the end of the day, it cost me a hundred more per month and thousands more at the closing table, and resulting in tens of thousands extra over the life of my loan. I would not recommend them.

I previously had a loan through Lower and it seemed simple. I gave them all our paperwork and they look at it. Lower this time wasn't as easy the first time. They asked me a bunch of strange questions that I wouldn't have normally associated with buying a house. They claimed it was due to new federal regulations that tightened up requirements. What my lifestyle is shouldn't pertain to what I could afford for a house.
The application took 35 days, which was longer than I hoped. The rep said it was the underwriters and not his fault. But I got misleading statements from him, which made me a little mad. He initially told me that they would hold on to my loan because when they sell it, I have to change all of my payment information. And it was a pain. But they immediately sold mine to somebody else. So my first month payment was a cluster. It went to Lower and got delayed in going to the actual company who they sold it to because of this transaction. I'm pissed that they possibly jeopardized my credit because of that when I was told they wouldn't do that. Also, Lower has this advertising point that if you refinance with them on any subsequent loans, you don't pay closing costs. But now that they sold it to somebody else, that's false advertising. I don't support doing business with companies that false advertise.

We did an FHA mortgage and the rate was a little bit higher than I liked, but we're in an interesting time, so it was either keep renting or go with the rate and refinance later. I applied for a pre-approval through the website, and I got ahold of Chris who was phenomenal. He made sure I knew everything that I was getting myself into and walked me through the process. He also allowed me to start shopping for houses quickly. The rate was good and the mortgage was as well. The amount borrowed was lower than I was expecting, but it was flexible and it still afforded me to be able to be competitive within the market.
But I had the rates changed once I was ready for the final mortgage loan rate, so I had to, unfortunately, buy points. But Chris was able to kind of negotiate where if I bought so many points, then Lower would match it, allowing me to be in that original rate that he offered me. Also, within a week, my mortgage was sold to another company. I would have preferred that Lower kept it for at least x amount of days for me to get used to making mortgage payments and making sure my ducks are in a row. Other than that, everything was good. Check Lower out.

Lower had an incentive program where you get $2,500 towards closing if you use them. The guy I worked with was great. He explained the process, the policy and what I needed as well as how the loan was gonna break down. He worked through my questions about options. After I got the final interest rate and all the other things, it was a no-brainer. It was easy to get through a lot of Lower’s stuff and I was able to do it online. We're back up at 6% rate but it would have been lovely to get three. I can afford a house at that particular time and this is the market we have right now. Lower has offered free refinancing at that particular time. There was an incentive to pick a 15-year mortgage but it’s better to get a 30-year mortgage and pay it at 15.

I started off with one loan officer and had to put the house I was in on the market. So, I went on pause for a bit. When I reached back out after my house went on the market, it transitioned to another one unknowingly. I reached out to my original loan officer, then another one reached out to me, which seemed fishy at first, but it worked out nice. They were both very responsive. I was in Hawaii for a few weeks when I started the process, and by the time I got back, we were already on track to finish up. The rate is much higher than what I had, but it's still lower than the national average as of right now. The reps did a great job.

The rep for Lower was very on top of it when I ask questions and got back to me fast, either email, text, or phone call. For the process, Lower was very quick and thorough. The application process being online was nice. During the underwriting process, they asked a lot of questions, like things that I wouldn't have thought to be something they needed to know for getting a mortgage. It was, all around, good. The only thing I didn't like is they don't have options for down payment assistance. For first time homebuyers, people can get down payment assistance, but they didn't have any of that. They told me right away though.

I found a house on the market and the Lower reps were attentive and took care of business. They did the whole process, and I didn't have any problems with it. From the time we started to the time we closed, it was three weeks. They were a little high on the rate, but it's all going up right now anyway. I like having title companies that are local. There's a bit of a cost associated with doing things online. They charge a lot of money for wiring all the money back and forth.

Mallory, the rep I worked with, was helpful, and there were no issues with the application process as I had done a bunch of due diligence prior. It was a smooth process. I was already preapproved for another company. I was just shopping rates. Lower got back with an initial estimate of what my rate would be in one phone call, then getting the official confirmation of that took a couple of days, but that was because of my turnaround time.
Lower was handling the escrow before they transferred me over to PennyMac for my loan servicing, and after the loan was closed, the mortgage insurance didn't receive the initial payment, so I had to follow up to get that insurance payment taken care of. Beyond that, there were no other issues. I would tell anyone to shop for the best rates for them, to be willing to ask direct questions and to get direct responses. Lower was straightforward with what they could offer me, and the rate was competitive for the market at the time, so I have no complaints.

The process with Lower was straightforward. It just took a lot of time gathering all the documents needed. There were some confusing times that seem to be industry practices that I didn't like and that is that interest rates can change within hours. That happened several times. I got frustrated that the rate kept going up from what I was originally quoted. They were able to talk to managers to get it down to the 6.125, then I could buy it down to 5.8. I had to pay extra money to get down to that. It almost negated the process of using them, but I was already so involved that I had to do it to close. But the reps were in contact constantly. Brianna did her best to make sure that I understood what was happening.

He explained the difference between the FHA and the conventional, the difference between putting 5% down versus 10% or just laying everything out there. He was extremely helpful. My experience with Lower was pretty good overall. I felt a lot of the communication was almost like a sales pitch. They're trying to sell you something. Communication was few and far between. They had asked something of me, and I get five emails, a bunch of text messages, and a bunch of phone calls. They were like, "Hurry up.” Then when I asked them for something, it would take four days before I got any type of response. The communication and the way they talked to me could have been a little better. Overall, it was a very quick process. They got things done quicker than typical. It only took us two weeks to close in our house. I would use them again. I would recommend them to whoever’s looking for the same type of thing. The rates were comparable to any other information I've gone through. They do have a couple of good incentives because they're partnering with Opendoor. You can save some money on closing costs.

The experience of buying a house for the first time is stressful, but they helped me through all of that. I didn't know a lot at the beginning and it was real easy for them to explain to me what was going on and how the process would be. Also, they're very attentive and helpful. If you need anything almost at any time of the day, they would be able to answer the phone and guide you through stuff. I would tell others to go with Lower.

This was the first time that we refinanced our mortgage and Lower's rep took his time with explaining everything and making us feel comfortable with the process. And it went a lot faster than we thought it would be. The process seemed much smoother and the rates were better. My only hesitation when we were trying to decide whether to work with Lower was they aren't local. So, I thought that some random company from out of state would not care. But I was pleasantly surprised with how great they were to work with. They should have more advertising because I have never heard of them.

The application with Lower was smooth and the reps communicated whenever new updates happened. I like the experience a lot. It's very good and I'll do it again. During the underwriter process, they kept asking for a bunch of stuff, which I get. But there were some that annoyed me. The investment income that I gave and the W-2 income that I had should have been enough. I kept on giving more stuff and they kept on needing more stuff for my 1099 income. So it was a little frustrating to have to keep going back and forth and having to keep giving more documents, as well as having to connect them with people so I can prove stuff, even though it was clear as day. It was on my tax return. But the rest of the process was good.

Lower wasn't on my radar when I was looking for a home. I already had a pre-qualification from another loan officer and it ended up that the house that we shortlisted was through Opendoor. They’re affiliates, which is why Lower could offer me a good deal and I went with them. It took not even an hour or two to get pre-qualified. It happened quickly and then, I ended up putting down that offer with the pre-qualification and it got accepted. It went through and the closing time was 21 days. We could have done a few more days earlier, but we had to wait for the closing date. Everything else was done.
The reps were helpful and communicative. They were always letting me know what was happening and any time I had any questions, Dane, one of the reps, talked to me. He was fantastic. I couldn't have asked for anything more than just be available for my questions and he responded within a few minutes. The rate was reasonable and lower than the best one I had gotten. But other than that, everything else was a fixed 30-year which I was looking for so that was good. The interest rate was what eventually sealed the deal. I like that Lower has an easy-to-use website too. So, I have never had issues with anything I needed. Everything was available online. I would recommend Lower because my experience has been easy and painless. I've recommended that to some of my friends.

I liked Lower's flexibility. I only put down 3% and they were able to work with me with that. It was an easy process and their reps were very helpful in getting the loan completed. It was less than a month before we found the house and closed on it, and the rate of the mortgage was fair.

There was a miscommunication with my wife during the discussion on what was included in the final monthly payment and it ended up being a different amount than what we expected. There was not much we could have done at that point, but she was frustrated. Other than that, we went with the loan and everything else went pretty smoothly. The reps at Lower were responsive, too. But next time, they should give more attention to the specifics and be upfront.

The application process with Lower was really easy. The agent that I worked with was phenomenal. His name was Jeff. I was called just on a fact-finding pre-approval mission and we talked on the phone for almost two hours just going over different options for loans and we did a short pre-approval, which was very easy. He told me exactly what I needed. I sent that over to him. Then, when we got into doing the mortgage, they have a great online portal that sets what documents they need and where to upload them, and in what time frame. So, it was all very seamless through the whole process. I was incredibly comfortable with Jeff. Lower is a great option for first-time homebuyers. The amount of time that they took to go over all of my options with me and all the different types of loans and how the different types of loans affect my rate was a great resource to have, being a first-time buyer.

The rep from Lower was very ambitious and seemed a go-getter in what she was doing. The application process was pretty simple for me because all of my documents were already online. So, it made it really easy and a very smooth process. In the end, it was a horrible experience. It was like a bait and hook kind of thing. They made it seem like it was really enticing and really good, and I don't know if it was just the people that we worked with or if it's the company as a whole, but the with the lender that I went through and both the Realtor that I went through and our title company, I've never experienced anything like this lady was putting us through. So, we felt we were supposed to close.
Initially, my underwriting went through and I needed to add all these things, and then I did, and she completely went silent the last week before closing and wasn't answering phone calls and emails. The title company had even reached out to her and told her, "We can't close this week because we need these documents and you haven't provided them." It was very weird. She didn't have her stuff together and she wasn't prepared and she was behind. She actually made it happen that we did close on closing day, but I was really stressed and I wasn't excited in the end. It made the whole process really miserable.
I emailed, but she wouldn't respond. I would CC her boss, and then I wouldn't get a response. I emailed at least 10 people in the company and no one ever really gave me an answer. I got the runaround. That last week, I thought I was in one of those online scams. I was racking my brain onto what the heck was going on because no one was answering me and no one was helping me and no one was giving me any kind of information. So, I felt like I was getting denied for the loan in the end or this was all just some scam. I've recommended her to friends and I told them in the end, "Please do not go to her. I would not wish that upon anyone."

A rep from Lower reached out to me, asked me a few questions, and then I followed up and did my application online. He called me back and kept me assessed every step of the way. I got the preliminary approval in about two days. I felt like it was pretty quick. Once I went through the rest of the process, it was smooth sailing. As I needed things, they were very patient and able to answer my questions. It didn't matter what time of day. They were very accommodating. I don't think anyone's happy with the rates, but that's not their fault. The term seemed fine, and they provided access for me as far as the combination of points and locking the rate. So, I felt really good about it.

My experience was good initially but the rates were changing quickly so I was not offered the initial deal that I signed up for. Then, as a part of the closing, I paid off the taxes and insurance for the entire credit thing and when I looked at my mortgage payment per month, I'm still being charged for insurance and taxes for this year. When I followed up with them, they said that they are touching all of that for 2024. I was surprised that they're doing that because even if they are collecting it for the next year, they should be moving all that money to escrow. I was a little uncomfortable with those things. Lower was able to complete the whole process around closing pretty quickly, which was good, but I would ask others to stay away from them.

The online process was great. What sold us was the quick process. Lower seemed to have the best timeframe for us and what we were looking for. It was super easy. We were in a unique situation so sending my hubby the information quickly, looked it over, signed it, and sent it back was important. He got emails. He sent them back. And a lot of our stuff, even during the closing, the lawyers said that they were surprised at how few papers they had to print. But Lower had us do most of them before we got there. Most of it was taken care of beforehand. So, the process is great.
The rep was kind, understanding, and patient. There were a couple of hiccups situations. She was helpful with that. Any time we needed her, she was there weekends, whenever, times that I felt like she shouldn't have answered the phone. She was great. I know the system and I had a great experience. Every time we had a roadblock or concerns, Lower was able to give us the answer and walk us through it.

Lower is a good lending company. They offer the HELOC up to 95%. That's the main reason why I wanted to try Lower, because maybe eventually I could try that HELOC later on. But it has been great. My loan officer did a good job. I got the amount I wanted, and the process was smooth. It was all online. So, it was good.
