I applied for a pre-approval through the website, and I got ahold of Chris who was phenomenal. He made sure I knew everything that I was getting myself into and walked me through the process. He also allowed me to start shopping for houses quickly. The rate was good and the mortgage was as well. The amount borrowed was lower than I was expecting, but it was flexible and it still afforded me to be able to be competitive within the market.

But I had the rates changed once I was ready for the final mortgage loan rate, so I had to, unfortunately, buy points. But Chris was able to kind of negotiate where if I bought so many points, then Lower would match it, allowing me to be in that original rate that he offered me. Also, within a week, my mortgage was sold to another company. I would have preferred that Lower kept it for at least x amount of days for me to get used to making mortgage payments and making sure my ducks are in a row. Other than that, everything was good. Check Lower out.

Lower had an incentive program where you get $2,500 towards closing if you use them. The guy I worked with was great. He explained the process, the policy and what I needed as well as how the loan was gonna break down. He worked through my questions about options. After I got the final interest rate and all the other things, it was a no-brainer. It was easy to get through a lot of Lower’s stuff and I was able to do it online. We're back up at 6% rate but it would have been lovely to get three. I can afford a house at that particular time and this is the market we have right now. Lower has offered free refinancing at that particular time. There was an incentive to pick a 15-year mortgage but it’s better to get a 30-year mortgage and pay it at 15.

I started off with one loan officer and had to put the house I was in on the market. So, I went on pause for a bit. When I reached back out after my house went on the market, it transitioned to another one unknowingly. I reached out to my original loan officer, then another one reached out to me, which seemed fishy at first, but it worked out nice. They were both very responsive. I was in Hawaii for a few weeks when I started the process, and by the time I got back, we were already on track to finish up. The rate is much higher than what I had, but it's still lower than the national average as of right now. The reps did a great job.

The rep for Lower was very on top of it when I ask questions and got back to me fast, either email, text, or phone call. For the process, Lower was very quick and thorough. The application process being online was nice. During the underwriting process, they asked a lot of questions, like things that I wouldn't have thought to be something they needed to know for getting a mortgage. It was, all around, good. The only thing I didn't like is they don't have options for down payment assistance. For first time homebuyers, people can get down payment assistance, but they didn't have any of that. They told me right away though.

I found a house on the market and the Lower reps were attentive and took care of business. They did the whole process, and I didn't have any problems with it. From the time we started to the time we closed, it was three weeks. They were a little high on the rate, but it's all going up right now anyway. I like having title companies that are local. Mallory, the rep I worked with, was helpful, and there were no issues with the application process as I had done a bunch of due diligence prior. It was a smooth process. I was already preapproved for another company. I was just shopping rates. Lower got back with an initial estimate of what my rate would be in one phone call, then getting the official confirmation of that took a couple of days, but that was because of my turnaround time.

Lower was handling the escrow before they transferred me over to PennyMac for my loan servicing, and after the loan was closed, the mortgage insurance didn't receive the initial payment, so I had to follow up to get that insurance payment taken care of. Beyond that, there were no other issues. I would tell anyone to shop for the best rates for them, to be willing to ask direct questions and to get direct responses. Lower was straightforward with what they could offer me, and the rate was competitive for the market at the time, so I have no complaints.

The process with Lower was straightforward. It just took a lot of time gathering all the documents needed. There were some confusing times that seem to be industry practices that I didn't like and that is that interest rates can change within hours. That happened several times. I got frustrated that the rate kept going up from what I was originally quoted. They were able to talk to managers to get it down to the 6.125, then I could buy it down to 5.8. I had to pay extra money to get down to that. It almost negated the process of using them, but I was already so involved that I had to do it to close. But the reps were in contact constantly. Brianna did her best to make sure that I understood what was happening.

The online application process at Lower was simple. Josh made it really easy. He was there every step of the way. He was able to walk me through any time of the day as well. The process was also quick, especially towards the end. It took 45 days. However, I had to keep repeating myself. I had to keep talking to multiple people about the same thing. When I talked to the agent, Chad, he walked me through everything. I felt really comfortable with everything that was going on. He was great. He was always available too, whether it was a call, text or email. My experience with Lower was pretty good overall. I felt a lot of the communication was almost like a sales pitch. They're trying to sell you something. Communication was few and far between. They had asked something of me, and I get five emails, a bunch of text messages, and a bunch of phone calls. They were like, "Hurry up.” Then when I asked them for something, it would take four days before I got any type of response. The communication and the way they talked to me could have been a little better. Overall, it was a very quick process. They got things done quicker than typical. It only took us two weeks to close in our house. I would use them again. I would recommend them to whoever’s looking for the same type of thing. The rates were comparable to any other information I've gone through. They do have a couple of good incentives because they're partnering with Opendoor. You can save some money on closing costs.

During the underwriter process, they kept asking for a bunch of stuff, which I get. But there were some that annoyed me. The investment income that I gave and the W-2 income that I had should have been enough. I kept on giving more stuff and they kept on needing more stuff for my 1099 income. So it was a little frustrating to have to keep going back and forth and having to keep giving more documents, as well as having to connect them with people so I can prove stuff, even though it was clear as day. It was on my tax return. But the rest of the process was good.

The application process with Lower was really easy. The agent that I worked with was phenomenal. His name was Jeff. I was called just on a fact-finding pre-approval mission and we talked on the phone for almost two hours just going over different options for loans and we did a short pre-approval, which was very easy. He told me exactly what I needed. I sent that over to him. Then, when we got into doing the mortgage, they have a great online portal that sets what documents they need and where to upload them, and in what time frame. So, it was all very seamless through the whole process. I was incredibly comfortable with Jeff. Lower is a great option for first-time homebuyers. The rep from Lower was very ambitious and seemed a go-getter in what she was doing. The application process was pretty simple for me because all of my documents were already online. So, it made it really easy and a very smooth process. In the end, it was a horrible experience. It was like a bait and hook kind of thing. They made it seem like it was really enticing and really good, and I don't know if it was just the people that we worked with or if it's the company as a whole, but the with the lender that I went through and both the Realtor that I went through and our title company, I've never experienced anything like this lady was putting us through. So, we felt we were supposed to close.

Initially, my underwriting went through and I needed to add all these things, and then I did, and she completely went silent the last week before closing and wasn't answering phone calls and emails. The title company had even reached out to her and told her, "We can't close this week because we need these documents and you haven't provided them." It was very weird. She didn't have her stuff together and she wasn't prepared and she was behind. She actually made it happen that we did close on closing day, but I was really stressed and I wasn't excited in the end. It made the whole process really miserable.

I emailed, but she wouldn't respond. I would CC her boss, and then I wouldn't get a response. I emailed at least 10 people in the company and no one ever really gave me an answer. I got the runaround. That last week, I thought I was in one of those online scams. I was racking my brain onto what the heck was going on because no one was answering me and no one was helping me and no one was giving me any kind of information. So, I felt like I was getting denied for the loan in the end or this was all just some scam. I've recommended her to friends and I told them in the end, "Please do not go to her. I would not wish that upon anyone."

My experience was good initially but the rates were changing quickly so I was not offered the initial deal that I signed up for. Then, as a part of the closing, I paid off the taxes and insurance for the entire credit thing and when I looked at my mortgage payment per month, I'm still being charged for insurance and taxes for this year. When I followed up with them, they said that they are touching all of that for 2024. I was surprised that they're doing that because even if they are collecting it for the next year, they should be moving all that money to escrow. I was a little uncomfortable with those things. Lower was able to complete the whole process around closing pretty quickly, which was good, but I would ask others to stay away from them.

The online process was great. What sold us was the quick process. Lower seemed to have the best timeframe for us and what we were looking for. It was super easy. We were in a unique situation so sending my hubby the information quickly, looked it over, signed it, and sent it back was important. He got emails. He sent them back. And a lot of our stuff, even during the closing, the lawyers said that they were surprised at how few papers they had to print. But Lower had us do most of them before we got there. Most of it was taken care of beforehand. So, the process is great.

The rep was kind, understanding, and patient. There were a couple of hiccups situations. She was helpful with that. Any time we needed her, she was there weekends, whenever, times that I felt like she shouldn't have answered the phone. She was great. I know the system and I had a great experience. Lower seemed to be the best value for us. I dealt with a mortgage representative for a few weeks. And customer service, specifically, only when we were doing our appraisals. He led the whole thing. He would liaise for us between any of the people that we needed to talk to. So, it went very smoothly. The rate bumped up a bit, but that's because we took some money out. So, we had a bunch of equity in the house. We took a bit more money out. We were able to do some remodeling with that. So, it was expected. It was the best rate that I got out of all of the options that I got from the mortgage thing I originally went to. There were a couple of things that went not so good. One thing was Lower had quoted us for the appraisal, and when the appraisal ended up coming back, it was higher than what they had quoted us. But I ended up talking them into giving it to us for the quoted price. But that was the only hassle that I had.

Lower's rates were good. There was a little bit of a delay with the process because of some of my income, but aside from that, it went fairly smoothly. My representative was one of the best parts of the experience. We got past the formalities of "business talk" and communicated on real terms. So, that was good. The only thing is I know it's customary for some companies to sell the loan off to other mortgagers after you initially do the whole thing. So, Lower processed the loan, sold it off to somebody else for about three months, and then it came back to Lower. Overall, Lower is a good company to work for if you're looking for a mortgage.

When I talked to Lower, they said, "Look, your interest rate's gonna go up, but you're not going to have that insurance." So, I said, "Maybe I should do it," and I did. They were quick and really good. They had somebody come to my house and she closed me out. I gave her a canceled check then to set up my direct withdrawal for my payments. When it went in and they went through the whole process, they said, "Well, you need to set up your direct payments online." So, I did. I started having two payments coming out each month. That wasn't good. So, they fixed it. Then, they didn't pay my house insurance and I kept calling. I ended up paying it myself because they ended up sending me a check directly instead of paying it to the insurance place. Everything's been resolved. Would I recommend them? Yes. Everybody has a hiccup. Everybody's trying to do the best they can right now. Their website is pretty friendly and I can pull stuff.

They put the money back in my account, which was fine. They didn't have to do that because I happen to have two months in there and I just wanted them to apply for the next month, but I got charged a $5 transfer fee from my bank because of all this crap. Am I gonna fuss about five bucks? No. The representatives have been awesome. One of them really stuck with us to make sure that it got taken care of and I appreciate that. When you call their customer service, it takes a while to get to somebody. I don't like that, but that's anywhere you go.

It was a very easy experience with Lower. The process was done online. Everything was user-friendly. The online application had a place to upload all of my documents. I was able to take pictures with my phone and upload documents directly online. Everything took approximately six weeks. The rep I worked with was very friendly. He stayed in constant contact with me, answered all of my questions, was very responsive to all of my needs, sent me information and complete instructions, and then reached out.

This is not the first home that I've purchased or refinanced. I've owned many homes. What impressed me was there had been many times I've purchased a home, and I didn't hear anything for weeks. I was left hanging until it was time to close. But the loan officer at Lower reached out to me at least once a week to let me know where we stood in the process and what was going to happen next. I was never left to wonder.

I didn't have any problems with Lower until after closing. Prior to closing, I submitted documentation regarding my insurance carrier on the property. When the insurance premium came due, they did not pay it, and sent me a notice that they were putting different insurance on the loan, and they were going to pay that policy. I called them and reached out to them. I didn't hear back from them. But they had my insurance company reach out to them. They immediately changed it back to my policy and went ahead and overnighted a check to my insurance company. They immediately fixed their mistake.

Also, during the time when the housing market was moving so quickly, Lower ensured that I was able to refinance my house when the interest rate was low, and was able to complete the process in a timely manner so that I didn't lose any money and made sure that the process was simple for me, and made sure that everything was done completely. There were no re-dos on any documents. Not only did they lower my house payment, but they also reduced my monthly budget by over $700 a month.

The only issue I've had is Lower has sent mortgage insurance offers but they're in my husband's name and he's excluded from the loan. So he was asking why he had mortgage paperwork and he was not even on it. I told him it was spam and not to worry. It was just a little bit annoying.

There were many questions I didn't know to ask. Then, when I got ready to make my first payment the following month I took $20,000 out in a home equity loan and it ended up being $64,200.

I would have liked for that to be a lot closer to the 2.875 but we ended up with another property in the process of refinancing.

They had low advertised rates and they were extremely nice. The reps stayed in constant contact. The rate was good and some of the closing costs were a bit higher, but that's alright. At the start, they were taking an escrow account for insurance and taxes, and it wasn't needed. I asked them to remove it and it didn't get removed. Finally, they got it removed from the monthly payment, but they still haven't refunded the amount of escrow that's in there. They should make sure that everything is perfect before the closing table.

I did a mortgage and a HELOC and I did not like it at all. They weren't upfront about what they were doing with the structure of the mortgage and the HELOC. So now, my mortgage payment is higher than it was. I know the interest rate went up but it was higher than they told me. And it took absolutely forever, from the time I contacted them to close. At first, they were really open on the phone and they seemed like they would be good with customer service. But throughout the process, they got harder and harder to get in touch with.

It was an extremely smooth experience from the day I had my first phone call until the end of the process. They were able to get me a very good mortgage in terms of the rate. Based on today's market, the rate was very competitive, and the loan-to-value ratio was very high. Plus, the communication was very good all the way through. My rep Steve explained the whole process to me. He made sure that I got a good loan even in the middle of the process when there was a misunderstanding where they were supposed to charge me a certain fee that they hadn't disclosed in the beginning. Steve made sure that they did not end up charging that fee to me. I saved a substantial sum because of that. He made sure that I had all of the documents ready at the right time and reassured me that things were going to work out.

There was some information that they needed urgently during the last two days. That's when they needed a commitment to close and they could not proceed without a missing piece of information. I was able to provide it to them immediately but it was something that they could have asked for three weeks beforehand. They waited until the last minute to ask me for that so it became urgent.
