    Terrible service, Never return your calls and their online portal is a joke. Run away from this lender. Took 4 months to close on my house and I'm a loan officer and I know what it takes to get approved. Delays after delays.

    My original loan was not with Freedom Mortgage & I’m sorry sick that I ended up with Freedom Mortgage. My home insurance w Liberty Mutual canceled all policies in CALIFORNIA. I’ve had ins w them for over 25 years. Freedom Mortgage could never somehow receive my proof of insurance. I would have to spend multiple hours on the phone getting proof, refunds from opened escrows insurance accounts, etc. I would eventually get a refund.

    Now Freedom opened a policy for me & I have spent several phone calls, several hours on the phone cause my account increase over $225 without any explanation. I was finally able to find my own policy. Because of the fires here in California no one was writing new policyies. Now I had a AAA send proof of insurance & I called FN to cancel the policy they open. Somehow the 1st person in insurance didn’t close the lender policy & somehow sent my new policy to escrow. So now I was paying for 2 policies! I call FM again. Explain everything to a new person because there were no notes. I had them cancel the lender policy, cancel the check FM sent to AAA & correct me account & do an escrow analysis.

    I waited 2 weeks. I called FM again, explain everything to new person Landon **. He can’t read any notes & sends me to escalation department & I speak to Kimberly for 2 hours. Not only was there a round & round again, she was not understanding me at all. She wasn’t honest about what had happened. I spent 2 hours with her letting her know it doesn’t make sense on why my mortgage increase so much when I have a locked in rate. She kept trying to tell me that it was my property tax. Wrong. My property tax has not increased that much. I understand it’s more but not that much. She asked me if I filled out on my App to request a cancel lender policy. I explained to her that when I spent DREA ** she told me everything was done & assured me Over over again that it was taken care of.

    It was a lie. Not only was my insurance not canceled, it was not corrected & in my past phone calls there were notes of me requesting to have the lender policy canceled & my new AAA shown on my policy as my own insurance that I pay for by myself. I asked Kimberly to follow up with me to make sure everything is completed correctly & my mortgage policy is decreased. She said to just call back in 2 weeks to check.

    FM is the absolute worst. I don’t know if this is a way of making more money from your clients or if you think people won’t check but it seems like a huge scam. I had to explain to Kimberly if she would have explained to me that your insurance person made a mistake & didn’t cancel the lender plan & then place your plan you are already paying for in escrow for you pay again. We did spot payment on the check we sent them but we forgot to do anything else. I apologize for this & let me help you to correct this to make sure it’s fixed & I will call you in 2 weeks to make sure the problems we have cause are fixed. I do apologize. OH NOO NO NO. I get a runaround for 2 hours asking multiple questions, many of the same ones & YOUR representative NOt giving me a straight answer!

    What could have been a 1/2 hour conversation turned into 2 hours with some tears involved because who can afford a over $200 increase with no explanation & 2 new home insurance policies!!!! This was torture trying to get any answers. She just kept on telling me what I needed to do. I would NEVER recommend this company. Shady policies, shady increase then to get them corrected takes multiple months & a lot of broken blood vessels. Your company has failed. F in customer service. F in communication. Fin follow up. F in computer notes and F in website. & F in your phone system that keeps you in a circle. So all in all F rating. Avoid this company like the.

    They purchased my mortgage after about 5 years. There was immediately confusion about whether my home insurance was through escrow (it never wasn't). They paid my insurance premium after I already had, then had me paying it back with interest, changing my autopay to more than double what it normally was. When I caught the error, it was a nightmare getting them to correct it. Their customer service reps barely speak English, and it takes forever to get ahold of anyone. They don't have an email as far as I can tell. Awful company.

    My wife & I own several homes & 3 of our mortgages were transferred to Freedom Mortgage and it has be a pain dealing with them. Recently the escrow amount changed so understandably the payment went up. Well one of the mortgages my wife had set under auto-pay from our bank account and she turned off the paper bills in the mail(so we never received a written notice). So she did not realize that the payment was a $150-$200 short due to escrow increase and instead of calling us to say that it was short they filed a 30 day late on credit report which dropped the credit down 100 points.

    When we called to try & get it straighten out Freedom Mortgage said that they sent her an "email" notice but for some reason it went to Spam. We asked why didn't you call & they said it wasn't their policy to call for that but then they have time to call us "every week" asking if we want to pull out equity & do a refi on any of our other loans. Freedom Mortgage only cares about profit, they do not care about their customers.

    Worst processor I have ever used. They tell me I am on auto payment then auto payment does not come out and then they put a late mortgage in my credit history now I cant close on a building I am under contract on. I am going to refinance the loan just to get these services off of my loan. Worst experience I have ever had with a company.

    This is a horrible company. I wish they never had purchased my loan from my other lender. They're constantly playing games with rates and even agreed to a va irrrl loan at a % to keep me from signing with a other lender. Once they sent an email accepting a 5% rate on a irrelevant loan and I agreed, the agent ghosted me (wouldn't answer his direct line or email back). Apparently higher agreed to the rate and he sent out the email and then they changed there mind. And continued to ignore me for months untill no offers were left and rates went back up. I 100% belive this was done intentionally by them with nefarious intent the whole way. I cannot express enough caution and warning to you. Do not get into bed with this company and if you're like me and find yourself in their care without your consent or desire, do everything you can to sign with someone else and have the loan transferred.

    The worst mortgage company ever! Puts late fees on my account when I pay them on time and they don’t remove it when you call even when you have proof from your bank!! Always trying to sell you things. Worst customer service ever!!! I will report them to the attorney general. If I could negative stars - I would give them an infinite amount of negative stars!     If I had a choice, I would make sure my mortgage was never serviced/sold to these unscrupulous people. Without ample notice, they switched my payment to the first of the month (used to be last of the month) and tried to make us pay for two mortgage payments in two days. When I called to see what the issue was (like why am I paying for two mortgage payments in less than 2 days apart) the customer service people acted like they didn't understand my language... seriously. Then they reported I was delinquent to the credit bureau even though I was paid up (never over 15 days) and never sent a letter that we were delinquent on any payment. I am in the process of filing a complaint with the authorities to investigate this evil company and their unethical business practices.

    I am 71 years old and never have I had so many problems with any mortgage company that I have had with Freedom Mortgage. When calling if you get through to a live person you can't take what they tell you is true because you get a letter or statement in the mail that doesn't match what you were told on the phone. When you call back to talk to n account specialist you are put on hold for anywhere from 40 min to well over an hour, it's happened to me more than a couple of times. My advice would to stay clear of them and pay a bit more in interest to someone who has their system up to date as to what they say on the phone.

    The escrow accounting is something else, I had to close my account because they couldn't add up what went into it, and what came out of it and end up with a correct amount, cost me $161.42 just to close my account. I could go on but I think you get the idea, I have never experienced anything like it and would highly recommend using anyone else. Thank You.

    My experience with Freedom Mortgage has been frustrating due to misleading information, lack of transparency, and poor customer service. I escalated my concerns to the Texas SML, which prompted a response from Freedom Mortgage’s Senior VP of Customer Service, Roseanne **, who assured me that a specialist would reach out to resolve my concerns. No one ever followed up.

    Beyond that, I was given incorrect information about the amount needed for PMI removal, denied escrow removal based on undisclosed requirements, and repeatedly met with delays and incomplete responses—even when I asked for basic documents like the Automated Valuation Model (AVM). Each step felt like an attempt to keep me locked into paying PMI longer than necessary. Even after escalating my concerns to senior leadership, including the CEO, Freedom Mortgage failed to take any meaningful action. I would not recommend this company based on my experience.

    Last year without my consent or knowledge my mortgage loan from ARC Loan company got transferred to Freedom Mortgage. I never had any issues with any mortgage company nor I was ever being late in my payments, but every time I receive email or text that my account is due, upon calling I find out it was an error at their end. I am disgusted with this company and looking a way to get out from this mortgage company, it seems like they have no customer policy or like to treat their customer. I never had any issues with any mortgage company. I will advise people not to choose this mortgage company for their home loan or mortgage, not a good company to work with.

    My mortgage was transferred to this company in 2017, I sold my home in 2020, and working with FM was a nightmare. I was never able to get anyone over the phone to help me. Unfortunately after my home sold they destroyed my credit by putting lates on my credit reports, even after admitting they were the cause of the paperwork being late. My suggestion is that anyone considering this mortgage take a second look at other lenders that are ethical in lending. No one should be treated badly with unethical loan practices when it comes to home loans. This is the American dream and this company almost ruined it for me.     My house caught on fire. Insurance issued payment for repairs but Freedom has refused to release funds for repair. Each time I speak with a representative, I informed of more paperwork or things I need to accomplish. Do not do business with this company.

    Freedom Mortgage misused my funds I paid over phone with the teller for my taxes for the last two quarters of 2024, which they covered without my consent. I still had time to pay it on my own, as I always did. When I sent them the full amount through the teller, so I don't have an escrow account, I paid for it, only to find out a few weeks later that my funds were misused, and now they can't even allocate it, asking me for proof of payments. Thank goodness it wasn't cash. Going to my bank today, hopefully, it will be resolved.

    Don't trust Freedom Mortgage. Also, if you look at the payment history, for some reason, every payment that was applied was reversed and reapplied for about a week straight, very weird for such professionals to do. And on top, I was transferred to a new servicer. Freedom mortgage told me, in order to close an escrow account, New York State law requires a cushion, so I paid them for 2025 taxes, almost a quarter's worth. They said they will reimburse, but there is nothing, only that they cannot allocate it and need proof of payment now, after all the confirmations I had with them. Very weird, like I said. I'm not making this up; I did not even know about New York state law. They told me, and now I feel like I got mugged.

    If there were 0 star options I would think that is too high. This company is horrible on customer service! They misapplied my payment. Said they never received it and then dinged my credit. When I asked about the late payment on my credit they simply said that they reviewed the account and I was late so there was nothing they can do. Also try to get ahold of someone...good luck. I would recommend going anywhere else,... Anywhere.

    God forbid you ever have an insurance claim that results in Freedom Mortgage being listed as a payee on the claim check. I have been waiting, without exaggeration, since April for Freedom Mortgage to endorse this check and return it to me (it is August at the time of this review, with no end in sight). Every other week, they send me another request for documentation, which they could have asked for initially.

    It is clear that they have zero interest in returning much-needed funds to families at a time when they most desperately need them. My family had to go into debt just to pay for the work needed to return the home to livability once insurance ceased to cover reasonable temporary living accommodations, simply because Freedom Mortgage engages in active avoidance regarding the return of these funds. It's almost as if they are purposefully delaying the return insurance claim funds so that they can turn around and invest them for returns, as banks are won't to do. It's this experience that has me eagerly awaiting lower interest rates and even considering a significant increase in my mortgage APR in the sole interest (pun intended) of no longer giving this deplorable lender any more of my money.

    Freedom Mortgage is terrible. I started the refinance process with them for a VA loan and everything was going smooth... Other than the fact that I needed $11,000 worth of points to get the rate I got. I figured it was just the market. Then, as we approached final approval, the loan amount changed about 3 times.... Getting lower every time. They explained that they were trying to keep the loan to value percentage at 90% or lower. I wasn't happy but I understood. A day or 2 later, the amount changed again and I had enough.

    I applied at Navy Fed who had no idea what Freedom Mortgage had offered. Immediately got a slightly lower rate with no points. NO POINTS! Freedom Mortgage tried to take advantage of a veteran to the tune of $11,000. If they'll treat a vet that way, just imagine how they treat everyone else. Now I've been trying to get them to transfer my appraisal to Navy Fed for the last 2 weeks. When they finally responded, they said it would take another 2 weeks to be done but in reality, they're just trying to get another payment out of me. Terrible company.

    These people are incompetent at best and perhaps deceitful at worst. Their employees are poorly trained, consistently fail to meet expectations, and often create confusion. My loan was sold to Freedom, so I assumed refinancing with them would be straightforward. It wasn't. They procrastinated, and I had to consistently follow up with them. I recently sold my home and settled the mortgage with them. They charge you $30 every time you request a payoff quote. Strangely, the day after my loan was settled, I was billed $30 five separate times for payoff quotes. I would advise maintaining a distance from them. They are not reliable.

    I would never ever recommend Freedom Mortgage to anyone. They bought out our mortgage from USAA and it has been a nightmare ever since. They don't answer emails, or call you back when you leave messages.

    Steer clear of this lender if possible. I did not start my loan with Freedom Mortgage; rather, my contract was sold to them. My mortgage in the first year I was with them went from $2,450 to $3,450—that's a $1,000 increase in less than one year. Freedom Mortgage stated that it was because they paid for two home insurance policies. However, I only switched insurers when I was up for renewal, which is the correct time to switch over. They also claimed that my property taxes went up an additional $4,000 per year, assuming that I was not living on the property as my primary residence. I've lived in this home as my primary residence since May 2019.

    I used to be with Lakeview Loan Servicing prior to Freedom, and the only reason I had refinanced with Mid Mortgage America—who then apparently sold the contract to Freedom Mortgage without my consent—was having had Lakeview Loan Servicing for over three years. I know that the practices Freedom is employing are incorrect and seem designed to generate additional funds. This is made more evident since I receive phone calls and texts from Freedom Mortgage twice a week trying to persuade me to take out lines of home equity credit or buy a new home. This is the first time I've heard of a mortgage company telemarketing sales to existing clients.

    Lastly, I tried to process my mortgage payment for the month of November 2023, and it seems an account number was off. As I noticed right away, I called Freedom within hours to notify them. They did not correct the issue or "see any problems" and reported it to the credit bureaus, resulting in my credit dropping by 100%. This has been one of the worst lending experiences and makes me question being a homeowner. The only reason I have waited this out is that my rate closed with Mid Mortgage at 3.5% in October 2022, and with new rates now being in the high 7%, I am stuck, and Freedom Mortgage knows this. They are trying to further capitalize on this with these fake fees and an increase of over $1,000 in my new mortgage.

    When I bought my home in May 2019, my mortgage was $1,950 with a 4.4% rate. Now, in November 2023, with these new fake fees, my mortgage is $3,450 with a lower interest rate of 3.5%. Do the math: My mortgage has nearly doubled in four years from the home purchase. Do research on who you are lending with.

    Freedom Mortgage acquired my loan from my previous lender which I was very happy with. Since they assumed my loan my mortgage payment went up almost $500 a month AND they failed to pay my hazard insurance so my provider dropped me due to nonpayment. They refused to reinstate me. Now I'm being threatened with a more expensive insurance and less coverage, courtesy of Freedom Mortgage. Also, since my policy lapsed due to Freedom Mortgage's negligence, I'm having a hard time finding coverage. The kicker! Now I'm being informed I have to have TWO policies, including one for fire coverage.

    This company is a scam and if you read today's news, The Consumer Finance Protection Board Fined Freedom Mortgage $1.75 Million For Illegal Kickbacks! Just look them up. They have lots of successful suits against them for various reasons. This company is TRASH. Avoid them if you can. I pray my loan is sold to someone who is more competent than this company.

    Freedom Mortgage raised the impound account payment on our home mortgage by about $50 claiming they needed more to pay taxes and insurance but failed to notify us. They sent the notice to the wrong address and then put our regular mortgage payment in a suspense account rather than paying the mortgage principal and interest. Then they reported a missed payment to the credit bureaus causing a big drop in our credit rating.

    We didn't find out until the following month's statement came in the mail. When we inquired they said they had not made the mortgage payment because the impound account payment was short even though there was more than enough to pay principal and interest. So, while they had the right address for the mortgage statement, they sent the notice of increased payment for the escrow account to the wrong address! They said they would not reverse the credit reporting because, after all, the payment was short and they had sent out a notice and tried to call us but apparently couldn't be bothered to leave a message!!

    I would advise anyone looking for a home loan to avoid Freedom Mortgage like the plague. They won't admit when they are incompetent or careless and make a mistake and they will make no effort to correct it insisting it's not their fault but rather, it's yours. They made me so angry with their attitude and indifference I asked my lawyer whether I could sue them but he said I had no actual damages unless I was denied a loan because of their actions. Definitely, one company to avoid.

    DO NOT RECOMMEND FREEDOM MORTGAGE! Used them for initial house purchase. The website is not user friendly and it is difficult to find documents for tax purposes. When I had questions regarding my initial loan, it took days to get any response back. Recently completed a loan assumption (brother in law was taking over our existing loan) which was a nightmare. We started the initial documentation in early January and just finished the final loan assumption in late June 2023! They dropped the ball on countless occasions throughout the process. Stated they never received documents although we had fax confirmation on each one. They set extremely short response intervals for documents we were required to provide however they exceeded the time limit for their responses on numerous occasions.

    We closed on the loan assumption several weeks after the final deadline (set by Freedom Mortgage) while having no delays on our end regarding paperwork or documentation to provide. We would constantly get the run around in terms of who was responsible on their end of taking care of certain parts of the loan. They would consistently transfer you to another department and later claim that the person we were trying to reach had been out of town but didn’t notify us of this on the front end.

    We repeatedly would get no response back when asking questions or submitting documentation and would finally have to suggest we get a loan attorney involved in order to get a response. There isn’t anything constructive or positive I could say about this company. They are very disorganized, unresponsive, have lack of empathy for the situation (process took literally 6 months), and did very little outside of delaying every step as much as they could to avoid assumption of the loan. DO NOT RECOMMEND FREEDOM MORTGAGE!

    My original mortgage company got out of the mortgage business and sold mine to Freedom. At first, they were very helpful, although when asking for documents I had to send them 3 and 4 times because "we don't see them in your file" (even after receiving a confirmation email saying they did). I live in Florida and in 2022 we were victims of Hurricane Ian. After fighting with the insurance company, they finally sent some funds. Unfortunately, the funds go to the mortgage company to be released to us instead of to us directly. Freedom has been fighting us ever since they received MY insurance money. It seems they do not like people to have their money so they can complete repairs.

    So here we are, in another hurricane season still trying to get our insurance money from Freedom to complete repairs. If I had known when the hurricane hit how badly I would be treated by Freedom, I would have just walked away and let them keep the pile of debris we called a house. Getting YOUR OWN MONEY from Freedom shouldn't be more stressful than riding out a category 5 hurricane in a building that is falling apart around you, should it? When you call Freedom, you wait for almost an hour before being disconnected. When you call back and leave a callback number, they usually don't call. When they do call (because you are persistent and don't stop), they could care less about you as a customer. When you ask for a supervisor, you get someone who claims they are a supervisor, but I doubt they are.

    They lie and tell you things just so you hang up. They will give you a timeframe when you can expect your money, but when that timeframe goes by and you call back, you get "Oh, that wasn't approved". Unfortunately, I assumed since I always pay my mortgage early and have never missed one (in spite of the hurricane aftermath) I thought they would be a little more helpful in releasing my money so I can have a home to live in. Boy was I wrong. If you are thinking about Freedom Mortgage for your next home, my advice is to RUN and look elsewhere, once they got you, they could care less about you.

    My next mortgage will definitely be with someone else. I only gave one star because you have to give something. If you go to any of their websites, you may notice they post happy reviews from "customers" however, there is nowhere for anyone to post an honest review there. I think that says something. FYI, as I write this I am on hold with my newly acquired attorney in the hopes he can get MY money from Freedom. What a shame it came to this.

    Had worked with Freedom on a mortgage in the past and it went well but in 2023 had a very disappointing experience applying for a new loan. Their online portal had a technical problem and they kept pushing me to send my personal documents through email. When I raised concerns the rep kept saying they had a secure portal, no matter how many time I said my gmail was not secure. When I talked to a supervisor I got the same non-sense.

    I asked many times for an estimate loan and never got one. The agent always stuck with telling me to give him a quote from someone and he would match it or beat it, I made it clear I wanted Freedom's best quote, not them undercutting the best I could get and only by matching it. After many rounds of that nonsense the rep just closed out my application without any notice. I will not do business with them again.

    In one month they raised my bill over 913 dollars a month!!! They accused me of not paying my entire year of escrow even though I’m on an escrowed loan! When speaking to escalations she refused to understand basic math. I absolutely think this is the worst loan company anyone could ever get stuck with!

    So I have been with Freedom for over 10 years and they are horrible. They cancelled my policy with Allstate early on and got me the most expensive insurance policy. They increased my mortgage payments over $800 a month since the loan origination. They must get kick backs from there rip off insurance agencies. I have been working on correcting the latest scam again because they say my escrow is low. Of course it is! I’m paying for their insurance kick backs. I got full coverage, added wind coverage, and saved myself over $5,000k annually. Now they are scamming and saying they didn’t see the wind coverage I know I added. So guess what? They added another policy on top of all my existing ones!

    All this increase in my payment I have been scheduling payments every two weeks thinking I’ve been paying my mortgage early but I have called, faxed, and sent notice to them that I want to set up this plan to quicken my pay off. They have ignored me for over 10 yrs and “holding” my early payments without posting them to the balance of the mortgage. They even told me it was a good idea to keep doing this. Well they increased my payments for escrow again and for $20 they put on my credit report I was delinquent in my mortgage and they will not correct it. My advise is use anyone but Freedom Mortgage. You will regret it forever!

    I purchased my home with Freedom Mortgage in May of 2021 and as a 100% disabled veteran living in Virginia I do NOT have to pay taxes on my house. When CoreLogic, which is the escrow/tax recovery company Freedom Mortgage uses, pulled my tax statements from my county they would NOT accept my tax statement of 0$ which I am granted. So CoreLogic illegally pulled the prior years records that were of the former owner and used those against me. This is identity theft of the former owner. And federal fraud against me as I am NOT the former owner and have different taxes, tax rates and discounts. These are not blanket statements, but fact, as legal statutes are in place to prohibit companies from doing this. I informed Freedom mortgage of the error in December of 2021 and by Jan had both Freedom mortgage and Corelogic on the phone understanding what they did and promising to fix it.

    I requested an audit of the account and was told it would take place. I have never received the results of any audit. I was told to contact my county and pull the tax statements to help. I reminded them of the 1974 ADA protection act as I am 100% disabled and would need help doing this, they didn't care and would not help. My county are the ones who informed me of how Corelogic broke the law and pulled the former owner's tax statements. Then to make matters worse Freedom mortgage didn't actually pay part of my taxes and blamed the county, just as the county was informing me of the non payment. This may be confusing but by law as a 100% disabled veteran with a VA loan it is Freedom mortgage's responsibility to handle my taxes, not the veteran's responsibility. Not only did they NOT fix it but inflated my escrow to accommodate the new tax information that was fraudulent and only months later paying the late tax bill.

    This added $300 a month and for the next 18 months continued to bill me and hurt me no matter what I told them. In August/September of 2022 I finally got someone on the phone that seemed to understand the situation and received again promises of fixing and refunds before Christmas 2022. This again was a lie and nothing was done. Then a check for the last 6 months refund came in, however nothing for the prior year. When contacted Freedom mortgage stated they couldn't send me a check for the remaining tax refund and could only refund into the escrow. This is a blatant lie as we had received the prior refund check AND it is against federal law to hold more than $500 dollars in overages in escrow and those overages must be refunded to home owner.

    Freedom mortgage then blamed the county treasurer for not sending them back the overages. Another lie as the county did but to an address Corelogic gave them that they now "claimed was no longer in use". The county treasurer when asked at ANY time during the 18 months for the refund said it was illegal for them to give it to me that Freedom mortgage had to. Freedom mortgage agreed with this fact but said they were always waiting on the monies from the county to be given back to them after they over paid the taxes from the escrow. Another lie as the county had proof of checks sent, not once but twice. Freedom mortgage refused to address the situation at the start of 2023 and refused to work with the buyer in sorting this out even though the buyer is who had the documentation, tax papers, and all other proof of incident.

    On Feb. 18th 2023 the checks were refunded by the county treasurer under instruction of Freedom mortgage against federal law. As I can only access this was so Freedom mortgage didn't have to contact me or deal with me. No formal apology for 18 months of hell, no apology for the fact that the 300 dollars per month stolen from the veteran was their food money for the month. Freedom mortgage customer service refused to help, the tax department refused to help, Corelogic refused to help. When they finally agreed to help after threats of publishing what they had done and proving what they had done they said to always ask for a supervisor when calling in BUT stonewalled me be lower customer service never allowing me to talk to the supervisor.

    Now I have new bill for UNPAID taxes received this first week of February 2023 which Freedom mortgage refuses to address. As stated earlier I am a 100% disabled veteran and am not supposed to receive tax bills as it is Freedom mortgage's and then Corelogic's responsibility to pay these taxes and receive these statements.

    My experience with Freedom Mortgage is a viable option in refinancing your mortgage in spite of the high interest interest rates as of yesterday. In my view, I see the interest rates going up to slow inflation rates. However, the processing time is timely and can get you through the experience with less stress and continue service and does not sell your loan to other serving agencies.
