My wife and I purchased Shell Vacations membership 13-14 years ago - and all we ever experience is pain and more pain (with a lack of service and no notification on maintenance fee dues). In fact - I just got off the phone with a collection co. (which they charge an extra $150 fee) because I didn't pay maintenance fee by March 30... And Shell Vacations didn't reach out by mail or call to remind us of the dues - and just dropped us into collection and causing negative credit marks! Hate Shell Vacations Club - worst decision ever!

We bought from Shell about 10 years ago; the decision to buy was an emotional decision and if I had to do it all over again I'd go back and stop myself. We've had wonderful vacations at the Shell properties but since Wyndham bought Shell a few years ago things have gotten worse. The annual fees are up; the availability of product is down. Now the annual fees are about the equivalent of the cost of booking the same nights through once of the online booking systems. I think Wyndham just might have enough smart people working to figure out how to rig the system so that us 'owners' remain just happy enough to keep paying the outrageous annual fees. However, as the population ages this whole system is going to collapse.

RUN - HANG UP IF THEY CALL... NEVER, NEVER, BUY FROM SHELL/WYNDHAM. We have owned through Shell Vacations Club for more than ten years. They will only speak to you when you are "buying" more points!! Now that they are owned by Wyndham - things have only gotten worse. We purchased a friends/family getaway "supposedly to try out Wyndham properties". It was not, it was Shell and we continued to be told the problem would be corrected once they viewed the telephone recording of the salesperson. They could never get the recordings and therefore were never able to "HONOR" what we were sold.
We are out $300.00, our friends would not go to any of these getaways after it ruined our "Christmas trip away". We allowed them time to correct the error - too much time was given and we were unable to dispute the charge through our credit card company which I am sure was what they were hoping for. I completely understand why they have such a poor rating. We are stuck with ownership in a company that does not value their owners. It is all about money. Don't waste your money!!! I only wish we had done more research before falling into this trap.

Shell Vacations Club/Wyndham - I almost feel that I'm wasting my time, because obviously there are so many disgruntled members. DON'T BUY THIS. The fees keep going up. Now they charge housekeeping fees, so it's another $50 added to your stays. If you really think you need to buy a timeshare, go to their presentation, get the free gift, and then be smart and make your purchase for $1 on eBay.

We had Shell Vacations timeshares for 15 years and had been able to use it twice. When we got it it was suppose to be for the high season that meant summers, Christmas, Easter cause we have kids. We were able to used it the first time in the summer and the other time we couldn't get a resort so they ended up giving us a credit card for $800 that we could use at any hotel, when we had paid $2,400 that year. At the time we got it they said once we paid it off the maintenance fees weren't gonna be much but they have increase from $370 to $1200.
We want to sell but can't. Any class A lawsuit please get in touch with me. We tried selling the timeshare and shell vacation gave us the name of someone who could help us sell but they just cheated us out of $500. We are tired of throwing $$ to the garbage and feel like we're stuck with the timeshare. Please help us, I became disable some years ago and it's hard to know that we have to pay for something we don't even use.

I have on my timeshare since ~1998. In the beginning it was a great investment. Over time it has become worse and worse. Most recently I called to see if I can get a room at the inn at the park in San Diego. They have one room. However I was charged $17.50 twice and also a $25 housekeeping fee. Only to find out that I was not able to get the room and they still put through charges. If I had not checked my credit card statement I would have to charge at least $60 with no knowledge. My advice is do not ever purchase a timeshare from them.

I owned my time share and had paid extra money to keep my maintenance fees paid. We had to give the time share "property" back to them because of financial difficulties. I was told that I would receive the money that I over paid once the deed was transferred back to them, minus the 2 months it took to be transferred. When I did not receive the check after the closing, I called them and they said I had to request the $700.00 before the closing. So they lied to me and kept my money for a service I did not receive. Aside from the fact that a time share "property" is of, at best dubious value, (lesson learned) the fact that they volunteered the information that we had over-paid on maintenance fees and then reneged isn't surprising. It's just disgusting, especially given the fact that they were aware of the financial difficulties our family is undergoing. When the vacation industry begins to resemble the health care and banking industries, how screwed is our nation!

We've had our points for about 12 years. In the beginning it was great. Maintenance fees were reasonable and reservations were easy to make. We were told our maintenance fees would not increase. Big Lie. They have grown to $1800 a year since we joined, which is about $200 a night. We were told it would be less than hotels. Another lie. Fees jumped way up since Wyndham bought them out. We can't use Wyndham facilities unless we purchase more points. If someone has a class action suit against them, please include us.

I'm so disappointed in Shell Vacation Club. I used to love being a member (since 2007). However, they have now been purchased and the only thing I can say is: Greed and outrageous Fees. My fees are $3,879 a year, which averages out to be almost $200 a night. Their maintenance fees continue to increase dramatically yearly and their Club fee and AOAO fees are crazy high. None of their facilities justify that amount. Sorry I made a mistake. Please take my advice, don't listen to their sales pitch. They told me my fees would stay pretty much the same, as when I purchased the timeshare. Not truthful... Caution.

We have owned a membership in Shell Vacations Club since 2006. At the time we purchased Shell was partnered with RCI as their exchange partner and continued this partnership for several years. We never had a problem getting a reservation for the preferred time and location when RCI was the exchange partner. This all changed when SVC partnered with Interval International. Since II has become the exchange partner we have not been able to book our preferred destination and have been continually told that we need to book at least a year in advance to do so.
This tells me that Interval does not have near the inventory that RCI had and I believe that I have been cheated given the fact that I had no say so in this change. I made my initial purchase with SVC in good faith and believe SVC should do all they can to replace Interval with RCI as their exchange partner. Prior to SVC partnering with Interval, I would have recommended SVC to friends, however I would not do so now given my experience with Interval International. I would welcome the opportunity to participate in a class action suit on this subject.

We bought a timeshare with Shell Vacations Club, thinking we could get a higher grade accommodation for a fixed reasonable cost however we soon found out we had been misled. Using your points has been nothing but onerous, the maintenance fees never stop and are not that cheap and subject to increase at SVC discretion. The whole system is set up to protect the SVC at the expense of the "owners".
What was implied by the salesperson was far different from what the contracts actually said. The contractual fees are all subject to change and getting any straightforward answers on anything is an epic task that bards will sing about for generations to come. We paid out our timeshare cost in full but still have not received the promissory note that was supposed to be sent to us, once all was paid. I rolled our points from one year to another and now, according to the site, I don't seem to have any points for this year. All in all, our experience to this point has been terrible. I need a vacation to deal with the stress of dealing with SVC. If you are thinking about purchasing, run away while you still can.

Pressured to buy points in 2008 with my then girlfriend at age 25. It was financial suicide that I just didn't understand at the time. It amazes me that my 23 year old college girlfriend and I were in their target demographic and that we qualified for something like this. With the cost of yearly maintenance fees, I could pay for the same vacation stay and save myself $20,000 for the initial purchase price. I have demanded my money back over the years but have given up. I would love to find a way to get my initial purchase refunded. Their sales practices and targeting are not above board and shouldn't be allowed to continue. I'm sure there are no shortage of people who have been preyed on. Class action lawsuit? I think this is the only way to get the message through. Every time I think about this, it makes me sick to my stomach.

I have own Shell Vacations Timeshare since 2004. I kept paying for maintenance fee + Shell Vacations fee every year and used it only twice. I discovered that buying all inclusive vacation on your own, is a lot cheaper than using your timeshare. How can I get rid of it? Will management take it back for free?

Our experience has been similar to Bryn's. The difference is that our maintenance fees - we started with two weeks at Mountainside Lodge about 20 years ago and later converted to 11,800 points - are now around $3,000. Based on Expedia prices we can buy our two weeks (in ski season) for about that amount. So the payment we made for the timeshare has been devalued to zero. If fees increase further with more and more owners defaulting, and bad debt being covered by those remaining, we will have to join the defaulters. Who is interested in forming a group in the Seattle area to compare experiences, study the options, and combine to take action? (Note on star ratings: although the Lodge itself is delightful - we enjoy our visits - we can't possibly recommend SVC.)

If you are thinking about buying points in Shell Vacations, run!! Get out of there as quickly as you can. We bought our membership in California about 10 years ago and our yearly fees have increased and the service has gotten worse and worse. Even if I call months in advance I have been unable to get rooms in the areas I am going and when we did get a place to stay we shared the space with mice. When I have called to ask about services I was promised when we signed up they don't seem to be available anymore. I have tried to talk to someone at Shell about our membership and I get the runaround or get treated rudely. If I had to do this all over again I would get out of that room as quickly as I could. They take your money but do not do anything in return to satisfy their customers.

I have been an owner for 14 years now, I bought while living in Hawaii. When I lived in Hawaii I had no problem. I moved to the mainland and between RCI and now Interval, I can never get a reservation where I want to stay. Even if its 10 months in advance. The only place around where I live in Florida and the east coast is Disney World area. Sorry, I don't need a place to stay there. I'm paying a lot of money in maintenance fees for something I cannot use.

We went to this timeshare presentation for the 2nd time ONLY because the lady at the front desk talked us into it. We were fully prepared to invest once I finished school and in fact we were just about to change our mind and invest in the small package now. Diane who came to "help" Steve became incredibly rude towards us. Well Steve, you were amazing Sir. Diane, congrats on losing a sale. Next time don't be so closed minded and rude.

When we bought our timeshare we were guaranteed members of R.C.I. So we bought another timeshare that was part of Interval International so we would have more places to go. Wyndham bought or took over Shell Vacations and Shell "dropped" R.C.I. and we became limited members (gold) of I.I. Now we have 2 I.I. memberships. We can't become Platinum members via Shell Vacations unless we upgrade to their elite program OR BUY MORE POINTS. My "contract" included R.C.I. no I.I.
I understand they can INCLUDE more but how can they SUBTRACT FROM a contract without resigning from both parties. Example if I have a contract that say a plumber is to install a Kohler toilet made in U.S.A. with a 10 year contract How can they simply change that and install cheaper made toilet made in china - Without having me resign a contract. Shell should at the least be made to "buy" back those contracts at the original or current prices and/or include a lifetime I.I. platinum membership and eliminate future maintenance fees.
The conflict of interest comes when I found out Wyndham also owns R.C.I. I am surprised no lawyer has checked into this. Funny thing (fyi) we were in Branson and went to a Wyndham timeshare viewing again and they offered to buy our other timeshare but wouldn't trade or buy the timeshare from S.V.C. I like my other timeshare and I paid extra directly to I.I. to be a Platinum Member plus I have bought 3 R.C.I. cruise packages. We have enjoyed them all.

My ex-wife and I bought two weeks of timeshare at Mt. Side Lodge in Whistler 20 years ago. The first 10 years went well and we were pleased. Our maintenance fee was only Canadian $240 / week / year. Then the original owners sold to Shell Vacations and the problems began. First, the maintenance fees started increasing and they have not stopped going up. Today, the maintenance fee is Canadian $1150 / week / year. So, combining our yearly maintenance fee with a yearly amortized amount of our original down payment of $14,000 for 50 years of membership, we are paying the same rate as we can get on Expedia. Only Expedia would be better. We would not be obliged to stay the full 7 days and we could book any week in the winter without having to pay a "rescheduling" fee.
If the Canadian dollar gains value and goes back up to normal trade ranges, then we will be paying a premium over the rate they charge on Expedia. There is no limit to the amount that they can raise the maintenance fee to. This was the small print that missed when they were selling us so hard on how beneficial the long term economics of owning a time share would be. We were told hotel room rates would be expected to go up substantially - they have not.
We were told that the maintenance fee would change only slightly if at all. It has gone up 5x. My ex-wife and I are divorced and Shell Vacations has refused to honor our divorce decree saying that we would need to get divorced in Canada for it to apply to them. Count us in if there is a class action suit. These people are unscrupulous and there is no discussion. We cannot even get them to list contact information for the supposed board members representing the time share owners.

I "own" 18,000 points with Shell Vacations Club, and I regret purchasing them. The investment was over $60,000 for these points, and I wish I had the money back. The monthly fees continue to increase, it's almost impossible to get reservations at the places I want, and the service has been poor. I saved all my points in 2014 and scheduled a family reunion through the Exchange for three rooms at the Villa del Palmar Beach Resort & Spa in Cabo San Lucas, Mexico. Our three rooms were on the ground floor, behind the entertainment stage. We couldn't see anything but the back of the stage, and the loud music was unbearable. The rooms were old - electrical wiring burst out of a bedroom wall and almost hit us. Water leaked on the floor. Drawers didn't open. I have photos of these.
I complained to Shell but received no answer. The family vacation was ruined. I tried again to use all my points and reserve a one-bedroom unit at the Legacy Golf Resort in Phoenix this February. My room was old and there was mold in the bathroom. I was staying alone so I requested an upstairs unit, but they wouldn't change it. At every stay through Shell, I've been bombarded with requests and demands to attend a high-pressure sales meeting. The sales people do and say anything to sell overpriced points. I don't want these points anymore and regret making this huge mistake.

We have been owners of Shell Vacations Club for about 15 years. During this time we have taken vacations to Hawaii, Napa Valley several times, San Francisco, Disneyland, etc. We have used the points for airline tickets, rental cars, hotel cards, the Spa, movie cards, etc. Honestly our experience has been as simple as calling and making the arrangements. The customer service reps have been nothing but courteous and helpful. Over the years we have learned to refuse the incentives for sales pitches at some of the resorts (Desert Rose in Las Vegas in particular and the resort in Anaheim) in order to have a more pleasant stay. We even went to one in Napa Valley and did not buy but was still given the $100.00 American Express card.
I do believe that some things have changed with Wyndham buying the company but we are still having good experiences at the Wyndham Resorts that we stay at. Don't understand why so many people are not having similar experience. My husband and I are so glad that we bought the points so many years ago and have enjoyed using them each year for amazing vacation experiences.

Don't waste the money we did on this. They declined my request to cancel my membership because I didn't fill out a form that was never brought to our attention. If there is a class-action lawsuit - I'm in!! Wil ** and I were scheduled for a two hour tour. We were there from 12:30 pm to sometime between 5:30 pm and 6:00 pm. That is over five hours of pressure we had to endure. Every time we said no, which we did three times, another rep would come to try to ease our minds about it. At the end, we were exhausted and clearly not thinking about our best interests.
We were told that if we did not sign up right then, the price for the vacation packages and interest rates would rise significantly. We were told repeatedly that they (the reps) did not want us to miss this isolated opportunity. After doing some online research, I have found even better deals with Shell Vacation products. Thus, we were misled into believing we had to make a decision that day.
After discussing our vacation desires, I told the rep that a timeshare just is not the kind of travel I am attracted to, this was my first attempt to exit. The sales rep capitalized on our interests in international travel. He showed multiple examples of where 3500 points would buy us two and three week stays. He went on and on about how the international travel is where the main benefit is. After attempting to book international travel on multiple occasions, I am finding that the resorts are not available, there is a substantial booking fee, and our points really only buy a week at any given place. The reality has been very disappointing.
Another sales rep was brought over who is really good with numbers after we tried to decline the sale due to costs. After listening to his spiel, I asked him how we get out of it if we decide it is not right for us. He literally said we just stop paying for it. Even now, I don't know if he was joking or not. When I brought up concerns about my credit report being tarnished, he told me that Shell has this great guy that will sell it for us for less than $500. He told me that there is a very strong demand from Europeans, especially for Napa, so he is able to sell them very easily. Well, unfortunately, after multiple attempts of unsuccessful bookings and our annual fee already increasing, I called Shells guy. It is SellMyTimeShare.com, and while I did pay $499, I am being told there is no way I can sell it for what I paid for it, and there is no guarantee it will ever sell. This would have been a good time to mention the cancellation policy/right.
On multiple occasions I attempted to politely end the meeting, blatantly stating I was not comfortable with that sort of investment that I haven't vetted. At the end, after my third categorical decline, a manager was assigned to us. He reaffirmed how lucky we were to be brought in on this early on as the property value is expected to rise. There was an implicit suggestion that we would likely make money on this timeshare. I was absolutely exhausted by this point, and in hindsight, I felt taken hostage. He stated it would be unwise to pass this up, and then said he would make it irresistible and offered 5,000 bonus points and two more airline tickets. I literally responded with fine. I deeply regret that moment.
The paperwork was rushed; I believe we were the last people there from the 12:30 tour. We were handed a sealed package full of paperwork, along with a binder full of information some reviewed in that brief meeting, and some not. We certainly did not review the process/form for a formal cancellation. I immediately felt regret, but I had too much going on in my personal life to dedicate the time to look into my legal cancellation rights and requirements. I had been taking care of my mother with cancer while both Wil and I were working fifty-plus hour weeks regularly. I called Friday, August 23rd, I was transferred to a voicemail and given a direct number to the woman I believe processed our paperwork. On that voicemail I asked if there was any way we could cancel since after further thought I knew that we could not benefit from owning a timeshare.
Before I was transferred, I was informed someone would be there on Saturday to get back to me; I waited all weekend and called again on Monday, August 26th, to follow up. At that point I had discovered that I had seven days to cancel, and I mentioned that on the voicemail. I did not get a return call until Wednesday, August 28th. At that time I was told that since I failed to submit the cancellation form within seven days, there was nothing she could do. (You will see the phone calls on 8/23 & 8/28 on my Sprint cell phone bill, you can find the 8/26 call on my Comcast home phone bill).
I was so upset with all of this; we emptied our savings accounts and used charge cards to pay the entire purchase price so we would not have to take on the burden of a 16.49% interest rate. This too was a giant fiasco, which I will not discuss at this time. The extent of the fees was not disclosed in person. There was no mention of booking fees. I specifically asked on multiple occasions if the HOA fee would be our only item we needed to budget; I was eventually told about the Club Fee, after I inquired about it. Beyond that, I was assured there were no fees.
Unfortunately, due to the above mentioned circumstances, I am requesting a refund. I would be satisfied to only have the purchase price be returned, and all of the other money I have given to Shell, over $1000, be dedicated to administrative fees. While I accept responsibility for not doing any timeshare research prior to the meeting, (I did not think it was necessary since this meeting was described as an informative meeting) I feel the sales team was absolutely coercive. I also believe my call was not returned timely so that the cancellation timeframe would pass. I was put under the impression that this was a one-time deal and I was given no opportunity to go home and think about it. This is not fair business practices.
In addition, my experience with trying to use my points is not was sold to us at that meeting. I am sure I can produce at least five calls I have made trying to book travel that was ultimately unavailable. This is a failure to perform on Shell's behalf. Please consider this offer. I know you said my next option would be using legal representation; I truly hope we can avoid that and find satisfactory resolution for both parties. Thank you for your time.

My husband and I purchased 2500 points from Shell Vacations Club in 2014. We received 2 Dream Vacation weeks to use so we banked our 2500 for 2015. My friend has 3500 points and is also a member but owns in HI. Oct 2015 while visiting my friend in CA we made a call to Shell Vacations and the customer service person we worked with was awesome! He took a lot of time to work with us but was able to combine all of our points and get us a week at the Kona Coast Resort (2 bedroom and 2 bath) and a week at the Kauai Coast Resort at the Beachboy (also a 2 bedroom and 2 bath).
It took a lot of work for him to work our points out to get what we wanted but he kept working it out until he got it! We booked in Oct 2015 and we had an awesome vacation May 2016! We bought more points too! We've been to Hawaii every other year over the past 10 years with my friend who used her Shell Vacation points and it's been awesome! We love both of those resorts and the service is outstanding!

I have had a hard time getting a hold of anyone to pay maintenance fees thinking it was the biggest mistake of my life to get involved with them. We've owned this for twelve years and have been able to use it once. If anyone files a class action lawsuit let us know please.

My husband and I went to a presentation and after 2 hours, they sold us a $1795, package that included 6000 points and a 7-day 'Free Getaway Package'. We used some of the point for a stay in Napa and it was lovely, the second stay was in Kona and again nice. We went to another presentation in Kona and we told them that we did not want to buy a timeshare. When we bought the $1795 package, we were told is was refundable if we did not like the services, but at the end of the day, nothing came back to us.
Last December I wanted to book our 1 week getaway package and I was told and received a certificate that my getaway was not going to expire until 03/29/17. I called to book my getaway week today and was told that as my membership in Shell was to expire on May 31, 2016, I was not able to utilized the getaway. Note: during our last presentation they told use that Wyndam had purchased them and they were putting into place a buyout for the members that wanted out, again total BS. Do not buy from this company. I would not recommend this to anyone looking for a vacation special.

Do Not Buy into this Time Share. We have belonged to Shell Vacations Club Time Share for 13 years. I cringe every time I think about Shell Vacations. It has been a nightmare trying to find a place to stay. They never have anything available, yet if I say I am willing to pay cash for a hotel and booking direct, they have plenty of rooms for me. It is much easier to just pay cash then pull your hair out trying to book something with Shell. We have rarely booked at a Shell resort. Mostly were able to use RCI exchange. Now that Shell got bought out to Windham who supposedly owns RCI, we can't seem see to get anything. That doesn't make any sense. We purchased 2500 points and end up banking them more that we get to use them.
If I have to cash my points in for cards to use at other hotels or restaurants, I only get $325 of cash to spend when I am sending them about $750 a year to pay for maintenance fees. It's a total ripoff for us. I have hated this time share and almost let them talk me into more shares to make things easier which would have cost me at least $1000-1500 more in maintenance fees. Thank goodness a friend talked me out of it before it was too late. The stress of spending more money on maintenance fees and possibly still having problems was too stressful to even think about it. They are high pressure salespeople and determined you are not leaving without buying a membership.
The 90 minute presentation usually costs you 1/2 a day of your vacation or more to get out of there. We bought because they made it sound better than any other timeshare and you were not stuck having to go to just one resort all the time or having to deal with trades. You could basically go anywhere. The first time I tried to book, I was on the phone a month dealing with Shell and ready to shoot myself from all the frustration. I don't know if those salespeople really realize how awful their company is, or how could they swindle people into buying. Also they said if we purchased, that our children inherit the timeshare. That's so they can continue to squeeze maintenance fees forever from us and our children.
I would love to see an end to this ridiculous nightmare and would consider participating in a class action lawsuit. I just want out of this stupid time share. They said they wanted to be the first to buy back our time share, but it doesn't sound like they want them back even though their salespeople could easily sale them for way more than they'd ever offer us. They have another company that handles selling them back but I heard the fees are almost what I paid for the stupid time share.

The service is terrible and it is impossible to make reservations. My points always expire as I cannot book acceptable dates and locations. I am interested in joining a class action law suit to cancel my contract. I am willing to take any loss in exchange for no future obligation.

Worthless certificate. Was presented with a certificate for a 2 night stay at a Wyndham hotel. Have tried to book 3 different hotels, 3 different dates, nothing is ever available. Add me to a class action lawsuit.

If anyone is planning on a class action suit against Shell, please let me know and include me. I've read all the complaints and almost all of them are the story of our lives with Shell. Had a horrible lack of judgment back in 2012 and became a Shell owner. Have only used the points twice. Once in Las Vegas and the other in San Diego which was a nightmare. Usually bank and use point for airfare, which is financially ** but the only thing that makes sense.

We stayed at the Las Vegas Desert Rose facility for 4 days. This facility was the WORST excuse for a Timeshare I have ever stayed. The bathroom doors don't open unless you move out of the way. When we got home, there was a letter stating that we were approved for a $50,000 loan. The ONLY way to opt out was to call a number that required our Social Security number. I don't think I should do that either. However, the loan is on our credit history. How can they do that! We didn't go to their sales event or sign anything. We did not give them authority to run our credit report and pre- approve us for any new loan. They are messing with my credit history and their letter is going to our attorney and or the DA for further action. As mentioned in a previous post, a class action suit should be filed against this company.

We've been Shell Vacation owners since 2003 - 7000 points/year. Finally, after trying for two seasons, we were able to book our home resort on Kauai for a week last year (had to schedule it over 9 months ahead of time). We our points a few times back in the early days when our kids were young, but always via RCI exchange. Now, with their "Interval" partner, the options to exchange have dropped enormously. Other than that, I try to swap the points out each year for airfares to get some value out of the investment, though that's a lo$ing proposition if you pencil out the actual costs.
But the main issue is that we just are not going to use it anymore. My wife is retired, and I will retire this year as well. Our fixed income budget will not cover the MF cost, and the accumulated cost of a Shell Vacation (everything other than the room cost) is beyond our means. We did not know this in 2003 of course. Before Wyndham bought them out, I checked with Shell about transferring ownership back to the company and was told that was possible. But not anymore. Wyndham's response now is basically "Tough Luck. Keep those MF fees coming or else!" and we have done so. Might as well flush the money down the toilet.
I can't make a second career out of trying to keep it rented to cover the MF fees. I have it listed for sale on a well-known site at less than 10 cents on the dollar for what we paid up front, but would gladly give it away to get out from under the maintenance fee. Any ideas? Plenty of sympathy out there I realize, but not seeing any other strategies. Needless to say, I emphatically recommend that folks in the market for a timeshare avoid Shell Vacations.

We stayed at the Legacy Golf Resort for 6 days. Every day, we received a call that we ignored asking us to listen to a sales pitch. When we got home, there was a letter stating that we were approved for a $50,000 loan. The ONLY way to opt out was to call a number that required our Social Security number. I have been with Shell Vacations Club since 2004 and never used it. Only one time I was able to exchange my vacation with RCI in 2007. Now we are more limited since Wyndham acquired Shell Vacations. God forbid if I have no job and can't afford to pay the maintenance fee, they could damage my credit. I feel trapped and asked them to take my timeshare for free. Of course they wouldn't. Any advice?

I hear a lot of negative feedback ( well deserved I might add) but has anyone started a lawsuit or come upon a solution for this terrible situation so many of us find ourselves in. Most class action lawsuits don't award any substantial monetary value, but from what I'm reading most folks would rather walk away and get out of the contract to avoid further fees. Am I correct... We all need to get even more pissed off and tackle this. Are there not an attorneys that have been screwed by them also that could execute a class action suit ( unless one has been started already).

We bought into this timeshare and have not been able to use it. The only time we were able to utilize it was to get a rental car and they charge us a bunch for helping get the car. Have never been able to use it otherwise and would really willing to join a joint lawsuit.

My mother purchased a Shell Vacation time share about 10 years ago. She purchased it because she would be able to pass it on to me when she passed away. She was hoping to leave me with something that would provide my family the opportunity to travel. She put me on the account as an authorized user after purchasing the Time Share. She died a few years later.
I have been using the time share since 2007 without any problems. I always found them easy to deal with and easy to make reservations UNTIL last year 2014, my husband and I went away to San Diego where we sat through another Shell sales pitch. While we had sat through others and successfully declined to purchase any more points, this time we were told that Shell had been bought out by Wyndham and that the points we owned weren't enough to make us a part of the "Wyndham Family". What this mean to us was that the handful of Shell resorts that were exclusively for Shell owners would now be open to all the folks who also owned a Wyndham timeshare, thereby minimizing the amount of availability at the resorts we had been staying at for years.
Additionally, without purchasing more points we would not be able to book the Wyndham resorts -- loss, loss for us. Well, since we had been using Shell and enjoying it, we thought it would be ok to step up and purchase 2500 more points (contingent on the fact that we could merge our new purchase with my mother's account since I now owned her account since her passing). Everyone assured us that would be no problem. Well guess what -- it's a HUGE problem!
When I went about trying to merge the two accounts I was told that I could not because my mother's Time share had not been recorded to her trust prior to her passing. I sent them a copy of her trust and her will and her death certificate -- no go! I had my attorney and a Time Share attorney from Florida contact them, they refused to budge, they said that I would have to go through a formal probate hearing in order to put this asset in my name. There is no attorney who would take up a formal probate hearing for an asset worth only $22,500. It's not worth their time or money. Frustrated and tired of arguing for the moment, I put the matter on the back burner until this week, when I went to book a getaway for my anniversary and I was told that all the sudden I am not an authorized user on my mother's account because she died.
So now the only person who can use her timeshare points is my deceased mother -- she's in heaven, she doesn't need them!!! They have no problem taking MY money every month for the maintenance fee, because who else is going to pay them? But they won't let me use the time share -- the same time share I have been an authorized user on since 2005. I would be happy to join a class action law suit against them, or find an attorney who would like to sue the pants off them! Stay away. DO NOT PURCHASE A SHELL OR WYNDHAM TIME SHARE!

We bought 3500 points at a Shell vacations meeting 2 years ago. We never did much with it because we also own through Diamond Resorts. We got talked into an update meeting since it had been a while since we'd purchased. Of course they did all they could do to try and talk us into more points and it sounded like a good deal at the time. They even threw in "10" Dream Vacation" vouchers we could give to our family members if we would by another 3500 pts. We did. So.... my husband was trying to log on to make a payment and it wouldn't let him, so I finally called and told them we just realized that we have 2 different loan #'s but neither would let us log in.
The woman I talked to said to "disregard the old Loan # and use the new one". We had NO idea that we had 2 separate memberships! Now we been turned over to collections for not paying our loan payment and I kept telling them I just paid it! But it was the other one we didn't know about that was past due. My complaint is..... Why in the world would you not just combine the points into one loan instead of every time you buy more points you get a new membership! THAT'S IDIOTIC! So our credit score has suffered because of this and we were never informed there would be 2 separate loans to be paid separately! We keep getting the runaround from one person to the next.
We own with Diamond with 80,000 points and we can go anywhere anytime! We just returned from 2 weeks in Ireland with the flight and car rental all paid for with our points. We've NEVER had any problems with Diamond with payments or reservations. In the update meeting the sales girl kept saying that Shell is bigger and better than Diamond Resorts or any other timeshare company. I completely and wholeheartedly DISAGREE! I think my husband and I would be willing to join a class action suit against Shell! Keep us all informed!

In Phoenix to get information with regards to using our membership for a trip to Australia in 2016. When we left, we had purchased 18,000 for 3500 more points and 3500 bonus points. By time we read everything at home (Fort Mohave, AZ) the seven days had expired. I called to no avail. Since I have read reviews and spoke with the contract person (Connie) and tried everything to resend this deal. Called Attorney's and a timeshare affiliate team. I am writing a letter to Corporate as well as the attorney general of Hawaii and AZ. These people have to be stopped.
I tried making my reservations only to be told there was no availability for my dates. When I called the hotels front desk and went through normal channels they had lots of rooms. Also, we still don't have enough points to go to Australia nor will there be enough for airfare or cruising. Very angry and hurt that these people can continue to do business. I can come up with 200 people if we start a class action suit. Please help!

I would love to join a class action lawsuit against Shell Vacation Club/Interval International. I bought in 2004 and then "a last chance" at low prices again in 2005. For what I don't know, just the pressure of that good deal. I have 4,500 pts and all I get is maintenance fee of over $700/year and no chance to use my points when I call to get a time when I can go. How can we get this going? I would love to just get something out of my lost money I pay out. I was even going to give it away to a friend but they saw the potential for rip off and back away. Please help stop this madness!

Shell has never honored any contract we signed at our "mandatory" owners meeting while we were on vacation. We tried twice and both times we were denied the contract we signed. I even video recorded the transaction. The first time when we got home from Hawaii we had a letter in the mail stating our contract was null and void and this new one was what was going to be enforced. I called and informed them my next call was going to be to the attorney general for the bait and switch scam they had just pulled on us. Shell quickly offered to reinstate our old contract.
This next time in 2014 I paid $2000.00 for an upgrade and also video recorded this transaction. A year later, this year, Shell issued a refund. I feel grateful they didn't steal my money. We tried booking a cruise to avoid losing our points this year. Shell called back the next day stating the points requirement for the cruise had doubled. I canceled the cruise. At the Owner's Meeting in Hawaii one of the boxes I initialed said, to paraphrase, Shell wasn't obligated to honor what the sales person says. What a scam and with no accountability. I'm reporting them to the BBB as well. A lot of good it'll do. Don't get ripped off by Shell Vacations Club!!

I purchased a timeshare through Shell Vacations Club when I was 25. At first the 2,500 points I received each year were useful. I could use them very flexibly as the company was affiliated with RCI and the time I received with my points was reasonable considering my maintenance fees. 12 Years have passed and my 2,500 points can be used for next to nothing. If I'm not able to use my points for travel, they suggest a card pack. With these, my points are worth $333. My yearly maintenance fees are over $800. Every year I have to pay an exorbitant amount to remain in a club to which there is no benefit and for which the price raises. I have not had any luck selling my timeshare or resigning my membership. Every time I think about my timeshare, I feel sick to my stomach, because I can't see a way out and fear I may be stuck for the duration of my lifetime.

We currently have a total of 21,176 points to use and wished to book a cruise. Unfortunately, not enough points so wished to borrow from next year's. We have three memberships with Shell Vacation. Shell Vacation are now telling us that what we need to do is "share" our points with ourselves. Yes you read that right! Then we can only borrow from one of our memberships. That does not give us enough points to book the trip. In order to do that, Shell Vacations wants us to RENT points at a cost of $782.04 even though we have enough points in our other two memberships.
The documentation online on Shell Vacations website reads "If you have more than one membership, then you may borrow points only once in any use year for each membership you own". I understand the borrow once a year - that's pretty simple but nowhere does this say anything about "sharing" my own points with myself or "renting" my other points at a cost to me. Just a big money grab by Shell Vacations in my book.

They practice pressure sales techniques that are designed to prey on people who do not know what they are doing with their finances. (I have learned a lot from this financial debacle.) We live in Fresno, California. When we bought into Shell Vacations we were told that they would have Spanish speaking representatives at all times, they told us so many different information, we would call so they can help us understand how it works but they can't ever help us because my husband is the one who bought it, and he was told that Shell Vacations had many Spanish speaking representatives. We were lied, there's so much to explain. I would like to find out if we can get some help, we feel they lied to us about the whole thing. Thank you and we hope you can help us out.

I would like to contact you about a class action lawsuit. When I signed up I started with 1500 points and $300 annual maintenance fees. The biggest reason I joined is for the RCI membership benefits. Now SVC does not have membership to RCI (only stupid Interval International); not even with Wyndham that is RCI. I upgraded to 2500 points because I was told that we would have access to one bedroom stays for 2 weeks or a 2 bedroom stay for 1 week.
Today, I'm told that my points are only good for a studio?!? Also, Wyndham has SVC ownership but the owners do not have any benefits with Wyndham. Now, I'm paying $780 for annual maintenance fees. Seriously, I can do better without a timeshare; they never have any rooms anywhere that I vacation. I am able to book a room anytime in Arizona, which is where I live, but that is because no one in their right minds wants to come to Arizona much less vacation here in hell. 2 weeks ago I booked a room at the Hampton Inn (membership into Hilton Honors is free btw) and it was better than any place that I have ever stayed with my timeshare.
Also, it was only $80 per night and this isn't a unique deal. I've stayed in many highly upscale hotels and even some resorts for the same or less by booking on my own. I really only vacation maybe at most 14 nights per year. So let’s see: 14 x 80 = 1120, 1120 - 780 = 340; I'm really only saving $340 but then not really because it's hassle free and stress free to book without my timeshare and I can always get a room without any notice (not even 1 day), and I only pay for what I use so if I subtract 4 days and stay only 10 nights per year then I really only save $20. Of course, usually when I book on my own I also get discount offers such as stay 3 nights and get 1 night free.

I have been to my home resort two times in 7 years. I've "requested" weeks based on my vacations and to date they have never "found" me a week. I ask for a vacation a minimum of 60 days and a maximum of two years. I paid $15,000 for the timeshare, spend $1,000 a year for "maintenance fees"...That's a very expensive $11,000 per vacation two weeks I've been able to take.
I hate this company! Now that Wyndham has acquired Shell Vacations Resort, good luck getting a week anywhere! 90 days ago I had to put another $189 down for a search (banking costs!) through Interval International and am searching three different states for a week...anywhere! Just let me go! My vacation is next week and still, even in the middle of nowhere, do they have a room for my husband and I? I want my money back! Worst part is, if you are even a little late on maintenance fees, they will send you to collections! Can you say "rip-off" AND NO WAY OUT!?

High powered sales; I found out later that keeping me there longer than 90 minutes was illegal; the sales person asked me out for a drink (I didn't go) which I now think was a way to refute any claims of the longer than 90 minute pitch. I was given inconsistent information; they did NOT tell me I had a certain amount of days to decline it all and anyway it was in Hawaii that I "signed up", so by the time I got home to regroup any deadline I then learned about (through research on the internet), had passed. Two sales persons worked on me and at first I was considering it. When I called my bank there was some kind of snafu (or God was watching out for me?) and they wouldn't release any funding to me.
What happened next was that the two salespersons got on the phone to Bank of America (I learned later) and a loan for $5000 was taken out in my name, by making up information. When I got home I canceled that loan as a fraud/scam and have never heard from BofA about it again. I was NOT told how high AOA fees would be, and I kept getting letters from them to pay exorbitant amounts that made no sense at all. The two sales persons kept calling me and in pseudo fake worried tones told me how much financial trouble I would be in.
On the advice of a lawyer I didn't respond; at all. I didn't use them; I didn't get anything but harassment from them and attempts to seduce me into contacting them. I understand that you have to go for four years with NO contact to get some kind of legal standing. My four years of dodging calls and saving all their letters ends September of 2015. I have no idea what kind of trouble I may be in legally but I was so incensed that I refuse to pay them a penny. My "membership" is definitely in dispute!

Don't stay at Paniolo Greens Waikoloa Hawaii. On Monday we left at 8:45 am and did not return until 6:00 pm. During that time the maid serviced the room and a camera that would not fit in the safe was stolen. The camera in a bag, in a suitcase and in the closet. When reported they kept asking when we left and returned? They told me they could check key logs. I asked for a copy of the electronic key report and they kept telling me I would have it soon.
5 days later I have checked out with no report. The Manager does not have access, just the housekeeping guy ** who no one can find. To make matters worse on our last day we went to breakfast and returned at 9:30am (check out time is 10:00 am) the maids were in our room and had take the food out of the fridge and put it in their ice chests. We had not checked out yet. My husband deep sea fishes and we had 80 pounds of packed tuna in the fridge. That we had to take out of the housekeepers ice chests.
We asked them and they said they thought we left. My question is how many times had they been in our room. This is a week long condominium and you only get one maid service for the week. Good thing it was not daily service or we would have went home naked. The manager in the end gave us a loss report they sent to Wyndham. They never apologies or offered any compensation.

It seems to me, based on the members that I know and member reviews I have read, that we should file a class action suit against Shell/Wyndham Resorts for breach of contract and misleading of membership benefits. I have been a member for quite a number of years and been only able to use my timeshare a couple of times. Recently, in the last couple of years, it doesn't matter how far in advance or what time of the off season you try to book, anywhere is NEVER available!!! If we get enough members together to make a change, we would convince the courts to force Shell/Wyndham to honor our request for availability (within reason) and not say it unavailable or you don't have enough points, like I'm some kind of lower class person or something!!! (Friday 5/29/15) The expertise of the salesperson was fantastic! The deals kept being revised and revised. My husband walked out after a bad breakfast and an hour longer presentation than was promised. I, the wife of 49 years, stayed, listened and ruined a family event of graduation luncheon while staying for an overnight San Francisco Donatello. FINALLY, after my husband refused to sign and I was so pressured at this LAST chance opportunity (again thinking… but for the KIDS would be great) I signed all on my own qualifying for the credit card w/ extra points to make it to the next level but still short of the tip top! I am terrified. 10K more debt and I want to rescind. Has anyone done this? PLEASE help me, call me, email me but please help! Thank you.

The Shell Vacations Club swap to a Florida vacation led to our being stranded in Florida with nowhere to stay. The property refused to honor our reservations and Shell did nothing to help us. Thousands in Airfare and no place to stay. Abusive and hateful treatment. Want more info call me. These are fraud artists.

I have bought my timeshare back in 2007. Paid over 10,000 for 1500 points. Was told I can get a week depend on the season, holiday. I can barely get 3 night and if so only if I bank my points. So every year I pay almost $600 and use it every few years for 2 or 3 night... Do the math... The salespeople lied to me and lied... Don't ever buy timeshare and not directly from a company...

I was an early member of Club Donatello and was talked into joining Shell a while ago. Our home base is the Vino Bello property. My wife and I are old 79 & 81. We not do much traveling and use either Club Donatello or Vino Bello. I attended a sales pitch in Napa about 6 months after they were acquired by Wyndham & made it clear we do not need more points--6900 is enough for our needs. When I inquired about our ability to use Wyndham properties we were told the magic number of points was 7,000 and that we could upgrade for about $23,000. Obviously this was not an option.
Several weeks ago I went to another sales pitch because we were told that many changes had been made. ** conducted the group session and then a young sales guy took us aside to try to get us to upgrade. He offered us several plans at $10,000 plus that would allow us to enjoy the Wyndham properties (or so I thought). We made it clear we did not need more points. He then came up with a 500 point upgrade for $4100. These are points from some magical inventory made up of forfeitures.
My thinking at that point was it would be worth it for the kids to be able to use Wyndham properties. Our young sales guy agreed. I bought the 500 points and left thinking we would now have access to Wyndham properties WRONG! Even though I was led to believe that my choices would be expanded I was duped. After some homework which I should have done upfront I realized that all I bought were 500 expensive points to go to the same places with some possible discounts. Beware of this sales pitch--do not go! I am truly disappointed with Shell/Wyndham and especially disappointed in the nice young man that sold me the points. There is no way this nice kid would allow me to make this mistake---WRONG.

First, let me say I think timeshares are a great concept just being sold wrong. We have 2, Shell is the one we count on the least. All the timeshare programs we have been to have marketed timeshare as an investment in real estate. Let's face it, a 28 foot mobile home that is 50 years old is a better investment. Look at timeshares as a personal investment in yourself instead. Like a golf membership, or belonging to a club that has annual dues, or buying seasonal tickets. None of which you can resell. Now the difference comes in some are better at making members happy and are proud and other feel it is necessary to be (legal) but underhanded. Shells contract, it is deeply buried but is one of the boxes a person initials - states basically its sales people are acting on their own and Shell is NOT responsible for what they tell you (I guess not really proud because they bury it).
Why am I pi--ed at Shell - first, they belonged to RCI. We went and bought a timeshare because it included Interval. Now nowhere in the contract does it state it CAN DROP or CANCEL RCI or my membership or contract part of RCI. It may be ALLOWED to ALSO JOIN I.I. but nothing about canceling RCI. Wyndham has an interest in ALL 3. I can usually count on Shell and Shell I.I. telling me, "NO nothings available", then I hang up, call the other timeshares I.I. and they are great. I would take Shell up on their "special offers" but don't because I feel "Sorry there's nothing available".
The other thing is after we got home and a year later (next vacation time off), we weren't sold enough points to EVEN go back to the place where we bought the points - however we could go to a RCI property in the area. We found out it's the way they do business. Show you a property - you like it, but not sell you enough to come back to it. Hoping you'll buy more points. We also now have 2 I.I. memberships. One Membership, I am a Platinum member and to me it's worth it. With Shell we are "gold members" but in order to become a I.I. platinum, a person has to UPGRADE their points each year and even I would be glad to do that except again - Once I gave them the money - "Sorry ** you don't have enough pts", or "There's NOTHING available in the 6 state area of New England and in Arizona in July. You don't have enough points."
This year I even tried to go to "door county" (Wisconsin) in March - it's still completely outside the tourist season but I didn't call soon enough and it was supposedly "full". To me, what Shell did by dropping RCI breaches our contract - I kept my end and therefore should buy back my contract at what I paid for it in full plus pay any fees related to buying it back. I also think there is a conflict of interest - Why would Wyndham buy Shell and make its members belong to I.I. when R.C.I. Is also a part of Wyndham?
If I were Wyndham, I would offer a buy back program. A place in NYC does that and the reasoning is simple - They want a good name and happy clients and if you are not happy, they don't want you as a member. Matter of fact, several companies do that. I don't have the money for a lawyer so I keep mine. Again. I like timeshare, and the concept - It's not a money type of investment but to me a travel type of investment. I should say I always call Shell first because I bought them first and so they can't say "Well, he never calls us."

Having owned Shell Vacations for over twenty-five years, we have seen substantial changes to Shell's management and operation. Converting our owned weeks to the points system was a big mistake. Over the years, maintenance fees were increased by "the Board of Directors," averaging over 6% per year to a 2015 annual fee for our investment at almost $4,000.00. Upon arrival on our last visit to KONA Coast, 6/15/14-7/2/14, we discovered our unit was infested with fly maggots in the kitchen and dining room. It was necessary to have maintenance thoroughly clean, spray, and disinfect the unit prior to our occupancy. Fortunately, our guests had not yet arrived and saw this disgusting sight.

Wyndham bought out Shell Vacations a year or two ago. Prior to that, the company switched the External Exchange to Interval International. Previously it was RCI, and we had a lot more options for exchanging points and staying almost anywhere. The Interval International options are extremely limited. You can see all of the holdings for Interval International, but never actually book to stay there through point exchange. Further, the Getaway options (for purchasing an Interval International stay at a reduced price) are also limited and sad. The maintenance fees are currently over $500. That is more than our actual points per year are worth. The fee is not based off of your ownership amount. Although Wyndham bought the time share, you do not have access to all of the Wyndham resorts. Shell seems to be the unwanted stepchild, getting a pittance of the options or benefits.
Service is nowhere as near as good as it used to, we used to get free nights at the Shell resorts for updates (and upsells) which we figured sort of made up for the maintenance fees, the website was supposedly updated but was really just a color-scheme change, and they stopped even printing and sending out their member magazine. They made it digital.... I'm pretty sure they can afford to send us a quarterly magazine. I truly wish we weren't owners.

First let me say that buying a timeshare as an investment never pencils out. That being said I want to talk about my experience with Shell Vacation Club. We went to a presentation in Hawaii, Kona Coast Resort. Like everyone we wanted something, discounts, for 2 hrs. We have been to a number of others and always walked out without buying. This time we did. 2500 points, which the salesman told us would get us a week. Nope. Really need 3500 minimum. We decided in spite of that we would research and take maximum advantage. We stayed at the Inn At The Opera in SF at under market, 5 days in Kauai, 5 nights at KCR in Kona, 4 days in Whistler, 4 stays in Vegas, 6 days in Oregon and one week at Lake Tahoe.
This summer we will be staying at two resorts on the Big Island for a total of 13 nights as well as reserving 8 nights in Kona for son and family. We did add 3500 points at no cost a couple of years ago. Some of our stays have been cash, most have been points, including Tahoe which was an exchange thru II. I am considering adding more points if they are free, and there are many free points out there.

We bought Kona Coast Resort phase 1 timeshare about 27 years ago. We have returned to Hawaii every year since then. We were very happy with our experiences and the lovely apartments and decorating. It was listed as a gold crown resort by RCI. Maintenance was excellent for many years. We often stayed a Holua Resort because it was less points and had less crowded pools and more shade at some pools. However we stayed at our home resort for the first time in many years this year.
Not much had changed. Same old furniture. Painfully hard mattress! No air conditioning unless you paid extra, but feather duvets. How ridicilous.... because that's the "in thing." We remade our whole bed and used the duvet to pad the mattress instead. The pools didn't have enough umbrellas for all the people that needed them so we went to Holua to use a shady pool there. The pools were very in need of refinishing. They looked awful and the furniture and pool decks were dirty. It has been 2-3 years that we have noticed a huge turn over in guests each day. Some staying only 2 days or less. It seemed like a motel. Some groups had more people than there were beds in the unit.
I would rate these 2 SVC resorts as 2.5 stars now. Maybe Wyndham wants it that way. We are considering donating our resort before it gets any worse. How sad. I know not every one can afford a 5 star resort, but we used to own one. Now we don't. I suspect they buy their own points or weeks back from these timeshare resales that charge you a fee.

In 2009 I filed a "Irrevocable Assignment of Shell Owners Club Membership," sending them a copy. They claim they never received it. In December of 2014 they sent me a bill for the membership fees of the intervening 5 years. I have sent them another copy of the form, but they claim I must pay all billed fees to honor the form. This is an absolute scam, billing me for things I have not received. Is there an attorney that specializes in this sort of thing?

I purchased an RCI points membership a few years ago and despite the poor customer service and difficulty in getting my preferred destination it does not compare with the service or...whatever it is I get now from SVC. I just waited 40 mins. on a transferred line to be told it was the wrong number. I have not had any of my primary vacation choices available in 2 years and maintenance fees have increased from the hundreds of dollars to $2,000 as of this year. The company was sold and maintenance fees are skyrocketing, neither with communication or explanation. I was dumb enough to be robbed by these salespeople and respect other humans too much to give this curse to them. What can I do? Any ideas?

Tried to get a reservation through Shell on 6 different Interval International properties with no luck even though I wanted an October reservation. Shell put me on a wait list but couldn't tell me where I was on the list and would never be able to. Shell also told me that I might not get a positive notification until 2 days before my desired reservation date. That is absolutely ridiculous and stupid. Most people can't travel on the spur of the moment. I have been a Shell member for 30 years and never had this kind of trouble before they dropped their partnership with RCI. Obviously Interval doesn't favor Shell. For the first time I regret belonging to Shell and will look into selling my membership. I spoke at length with a Shell supervisor but was told there was nothing she could do and that I would never be able to find out where I am on any of the reservation lists. Unless you can travel with 2 days notice DON'T join Shell!!!

When we were coerced into converting our Deeded Weeks at the Kona Coast Resort into Points, we were assured that we had the same use rights/reservation rights that we had as a "weeks" owner. Line 6b of each contract says that we are founding permanent "Founding Members". That means that we can reserve our rooms up to 2 years in advance. The SVC computer in Florida does not allow that. The imbeciles can't even allow for leap year. One day may not seem like much but the very best units are reserved within 15 minutes of the opening of the office at 8 am. One day later is too late to get anything decent. They told me to get a lawyer.

In December of 2008 my husband and I paid $8500 plus the deed to a 1-week timeshare at Kona Coast Resort for 5900 SVC points a year. At the time of purchase, it was represented that we would receive access to 23 premium resorts, including five in Hawaii. The truth is that SVC oversold the points program and there is minuscule to NO availability because there are more clients than available rooms. For example, at one resort in Oregon, there are only 8 rooms available per week for hundreds of participants. There is no availability for at least year and the promised 5 Hawaii resorts are no longer participating in the SVC program, not even at Kona Coast Resort where we signed up.
It was represented that we would have access to 30% discounted travel. The "discounted" travel is another ripoff! Travel booking is available, but NOT at a discount. Cheaper travel is available online at such sites as Expedia. The premium hotel affiliate, Extended Stay America, does not offer basic amenities, such as pool or restaurant service. It was represented that we would participate in RCI's elite points exchange program. SVC is NO LONGER AFFILIATED with RCI! There is no elite RCI Exchange program available as promised.
SVC, without notice, filed for Chapter 11 bankruptcy and in July of 2013 sold out their interest to Wyndham Resorts with no explanation of rights or benefits. The SVC website is outdated and webinars are not easily accessible. SVC points program is virtually worthless and is offered for bid for as little as $.50 on eBay.The SVC contracts do not have a termination date. Participation in a worthless program is indefinite. In the past 5 years the annual maintenance fee had almost doubled from $800 to $1500 without explanation as to the large increase.
SVC personnel has threatened to "ruin your credit" if the payment is not made. The bottom line is that we are paying $1500 a year for points to participate in premium resorts, discounted travel and RCI Exchanges which are not available. We would like our $8500 back and, more importantly, rescind our participation in this fraudulent points program. The State should shut down such a fraudulent scheme.

Well it's another story of a seemingly nice lady selling a couple a bunch of crap. We bought the lowest bunch of points possible for 11,000 dollars only to find out later that we could not possibly ever get a vacation with those points. The initial 11,000 was paid in full. We cannot book a resort, let alone a hotel. Sales folks are crooks. Now they want me to pay a maintenance fee? You gotta be kidding me.

My husband and I attended a sales presentation while on vacation at the Bella Vino, in Napa, California. We told the salesperson we were not interested in buying a timeshare and he suggested that we looking to the plan that we had before. It was the Explorer plan, the one he sold us was the Discovery plan that we were lead to believe was the same plan. We signed a contract stating that we would abide by the rules, however, it did not state that we could only go to resorts in Arizona and west. Had we been give that information up front, we would have purchased the points since we have been to those areas and thought we could go to resorts along the East coast.
I have been attempting to contact Shell in the hope of resolving this situation by e-mail and leaving several voices messages. If you are considering Shell Vacation Club packages, be very careful.. We are about to lose $1700.00 unless Shell works with us which doesn't seem likely. One of their reps, Ashley called once and left a message. I called her back and got her voice mail and have gotten her voice mail every time I have called since then.

Wyndham took over Shell last year. We attended 6 updates! They told us it was going to be better with Wyndham since they own RCI etc., etc. I asked the Sales counselor if I could cancel my RCI membership since I paid for a decade of it. He said yes, so I did. Guess what? I just tried to trade and they said I was cancelled! I said well, there must be a mistake, Wyndham bought Shell and we were told we get free membership. Then I had to call Shell. They said we have no exchange network! I am really not happy with the new Wyndham owners. No more free breakfast, uncomfortable configuration of rooms. I am basically stuck in my home timeshare, but luckily it's high demand. Anyone want to do a private trade? I need Some place near Denver in mid-June. I am in Sunny California. Contact me!

We purchased Shell Vacation in 2004. We were unable to use it until 2007 for any of our desired destinations. We were told they were booked solid, but when I called the individual hotels there were always rooms available if you paid. We did the RCI exchange and it was horrible. Everything was broken - our room heater, elevator, hot tub and outdoor lighting. No handicap availability as requested. Cost of this is a scam and they will ruin your credit rating if you refuse to pay. Then they will send their resale agents to assist you in selling your SHELL timeshare for nothing, and you have to pay them upfront fees for doing it. The maintenance fees are obviously do not go to maintaining the properties.

We own a deeded week through Shell Vacations at the Inn at the Opera, in San Francisco, CA. We purchased the Symphony Suite, a one bedroom suite. We arrived for our week and were assigned the Ballet room, a poor excuse for a hotel room. Check the photos: No built-in closet. No dresser. Exposed Ironing board hanging off the wall, one lone side chair --- badly stained, window that would not close, plug-in portable electric heater. We complained to the front desk and to Shell central reservations. They acknowledged the issue, however could not accommodate us in any other suite. We refused to stay in a hovel. We left and found our own accommodations. Simply horrible experience for us.

In 2012 I was happily vacationing on Maui, when a zip-line tour company said I could go for a fraction of the cost if I attended a 90-minute seminar for Shell Vacations. Sure, I thought, that is worth it. So I did, and it was the first one of its kind I had ever been to. Of course, it sounded dazzling and I was intrigued, especially about being able to use points or trade with other companies to use their resorts. I knew at the time that I would not have many opportunities for vacations coming up, but I did need to make a trip to New York, which was not included in the Shell resorts.
I somehow managed to get my "no" across, and get taken seriously, but then, there was the exit interview. During the Exit interview, a woman named Stephanie ** (I'll spare her here even though I still remember her full name) told me all about the Explorer option, where I could buy 6,000 points, just to try the system, with no further commitment. I would have 2 years to use the points. What could possibly go wrong? The points were reasonably priced (only, I'm sure because I knew I could pay them off before interest kicked in, which I know would have been my doom...) I asked Ms. ** many questions, but the most important question I asked her REPEATEDLY was "Is there Any difference between these points and Full member points?" I especially stressed that I would buy the points if I could use them to exchange in New York.
She looked me in the eye, smiled, and assured me there was NO DIFFERENCE in the points, that I could use Explorer points EXACTLY the way full member points could be used. THAT WAS A LIE. As it turns out, I found out soon enough when I needed to go to New York that she had simply and fully lied to my face. So I had to find way to expend the points lest I forfeit close to $1,700. So I called to see if they could help me with a trip I was taking to Colorado Springs. They told me that they have contracted with certain chains around the nation and that one of those chains was available where I was going. They subtracted approximately 1100 points for me to stay for two nights in this place which was far from pretty.
The first night I was there my five year old daughter and I were stepping out of our room to go to the dinner party arranged by my friend, only to find the entire hallway lined with fully outfitted S.W.A.T. members and a lady on the ground in front of our room. I realize this is not Shell's fault, but it gives you an understanding of what kind of place I was in. We checked out and ended up spending money to stay at the hotel that the majority of the out of town guest in town for this even were staying out. The gal at the desk took pity on us and gave us an outrageously reduced rate, for which I am very grateful, because the place was beautiful. I knew I could not ask Shell to refund the points for the second night of the hotel that I did not use.
With my two year window quickly closing in on me, and no time to go to Hawaii, I still had close to 5000 points to redeem in my Explorer account. I live in Tucson so I thought I would do something nice for my mom. When I had bought the points, Ms. Stephanie ** had made a big fuss about the fact that one of the Shell resorts in Az is at the famed Starr Pass area. Yes, there is a gorgeous Starr Pass Marriott, world famous and amazing, and yes, she led me to believe that that was where the resort was, but as my mother Googled directions before I booked the hotel, it was quickly revealed that the Shell Vacations site is approximately 2 miles from that lush Marriott and is called The Starr Pass Golf Suites, a rather nondescript place that is more like an apartment. Another bait and switch. The only nice thing they did do, is that, since a week at the Golf Suites did not use up all of my points, they converted the remaining points to gift cards, for dining, so I got approximately 400$ worth of gift cards back.
My main point is that I will never do business with Shell again. Their sales people are bold faced liars. The phone people were the only pleasant part of interacting with the company, they were all super nice, I will give them that, but, I suppose they would have to be to counteract all of the mischief the others caused!

There's NEVER anything available when you want it and hence 'Bank' my points.. Then they expire.. This is the worst investment scam that I've ever been a part of in my entire life.. I bought my Shell Vacations Club in 2001. I took a loan through their company and the pay off was so poor. After nine years of paying, still owed half the money. They also were suppose to give me free membership in the club where you can swap points, but around 2004 they started charging me for it and would not change that. My maintenance fees went for $400 to almost a $1000 yearly. I became very ill in 2009 and lost my job. I could no longer pay my payment or dues. I have a much more limited income now and this has ruined my great credit rating. Stay away from timeshares.

I have been a happy Shell owner for over 10 years. I have always been able to book vacations. Yes sometimes you have to be patient while they search for your requested destination. In all the years I have owned the timeshare, only once was I unable to book a vacation to my desired vacation. I tend to book 4-6 months in advance since I can then get the best airfare. I knew better than to finance with any company other than my bank or credit union so I had no problems with the $$$$$. I have never been charged a "special assessment" fee; however, the annual maintenance has increased. I own enough points for a 2 week Hawaii vacation and pay $1700 annually. This is still less than I would pay for a fully furnished condo on any island but it is getting close.
The customer service has gone from average to horrible since Wyndum purchased Shell. I am splitting my points into 2 separate accounts. It has been 5 weeks and still no resolution. Even the staff who are doing the work can't give me a correct straight answer. Times have changed. Once the good investment is now just ok. You are unable to sell a timeshare for anywhere near the purchase price. Since I bought long enough ago, my purchase price was far below what the current rates. I would never buy directly from the timeshare companies. There are too many good deals on the secondary market.

In February, we were persuaded to give our deed for a 2-bedroom condo at Kona Coast on the Big Island of Hawaii, plus $3,000, for membership in Shell Vacations Club. We were also promised a FREE vacation for a 2-bedroom condo anywhere we wanted to go with Interval International with no exchange fee. We first found out that we were not given the FREE vacation with Interval International but instead we had to pay about $500 for a condo with Dream Vacations, and there was no inventory available.. It is now September 5, and we still do not have the escrow with Shell Vacations Club. We have been fed so many lies from Shell Vacations. They make promises, but nothing happens. We have contacted Better Business Bureau for help to get our Shell Vacations Club Escrow.

I've been with Shell for several years. I've used this membership only a few times. I've paid far more than what it would cost to just book my stay on Expedia and, in fact, even though the availability seems limited to certain dates... have found I could get dates for the exact same resort on Expedia for less for the dates I wanted rather than use the points I'd been paying for... for years. I could have made the same reservation for less than the cost of the maintenance fees I'd paid ... and that's not considering the monthly cost of the loan for the vacation club. So many years I actually lost my points because I couldn't make a reservation happen due to normal life getting in the way... and the one time I choose to actually try to make use of my points for a trip to Hawaii ... by the time they got done milking my wallet for fees... not to mention the undue stress... after doing the math... I learned I could have avoided the headache... for less cost... for the exact same resort by booking it on Expedia. Don't waste your time, money or mental being on Shell Vacation Club.

If you are not financially savvy, let me tell you right now, this is not a good thing to do. My husband and I were enticed into going to the presentation with the promise of a 2 night stay at an SVC resort in Sedona. The presentation was held at the Legacy Resort in Phoenix. When we arrived, each couple was assigned to a sales person. The sales pitch is that you purchase points rather than have ownership in a property (which is what you would think of as the traditional timeshare). The points can then be used according to where you want to travel, using more points for peak season or nicer resorts. The salesman showed a thick book of properties where you can use your points.
The kicker came when we started to talk about money. A "finance" guy was then brought to the table. The first shocker was that there is a monthly maintenance fee for upkeep of the property. One question they could not adequately answer was why do we pay to maintain a property that we do not own. The second shocker was the interest rate. They were willing to lend us the money to buy the points package at 16.99%! (We refused to give them our social security numbers up front for a credit check. The rate you can get with a great credit score is 16.4%.) Then, the biggest lie we were told is that we can go to our bank and refinance the package for a rate much less than 16%. They would not give us any paperwork or information to take with and discuss. There was a hard sell to sign on the spot with the understanding that we could cancel within 7 days. We did not buy the package but did speak to our banker about it. She said there is no way the package can be refinanced because there is no collateral. Lastly, we did get a coupon for 2 nights in Sedona. However it is not at the SVC resort. The form says "Holiday Inn or Ramada Inn or other comparable property".

I have had a great experience with a local motel that sold timeshares in the form of property ownership for one week every other year. They have been honest, welcoming, and supportive for the most part even though they are after all a timeshare. Ten years ago, my second husband and I were on our honeymoon in Hawaii and were approached by one of the timeshare salesmen for a preview. We decided to purchase a week of our own that would offer more vacation opportunity. We were discouraged from purchasing a timeshare in Hawaii because they would take the property back after fifty years based on state law. He also stated that stateside would be less money and proceeded to tell us we could buy a timeshare in Napa which was not even finished as of yet.
We could purchase this property for $15,784.00 which we paid for in cash within the 12 months. We were told that we would receive 3500 points as a method of exchange each year so that we would know if a property is less exclusive than ours and we would then have greater exchange power. This made sense to us even though we believed we were buying a part of the property in Napa as well. Neither one of us ever heard of the point system which was developed by some demented genius as a way to sell air for a lot of money. I called after my purchase to ask what the difference was if I wanted to stay in Napa rather than elsewhere and I was told I had a built-in head start on my reservation over others and I repeat in Napa only.
Fast forward ten years. Just last week, I finally had the opportunity to book Napa. I therefore asked to be put on the list and was told I did not have enough points since it cost over 5000 points. I could not believe what I was being told when the young man on the phone related to me that we were actually based in Oregon in Whispering Woods, not in Napa. This feels fraudulent, dishonest, and like downright theft. Our certificate reads that the association assigned to our membership 3500-ca premier permanent membership.
This has made me furious because the program has not been all that useful. The purchase of Shell by Wyndham is very suspect since Wyndham has a dreadful reputation. I am asking my attorney general for act on our behalf. I want to be made whole by an increase in points to correspond to the increase in points for Napa. If this cannot happen for any reason, I will be more than happy to participate in a class action suit. Please keep me informed. Thank you everyone...

My husband and I bought a timeshare through SVC on our 1 year wedding anniversary. My parents had a timeshare we had used in the past and loved it and thought this would be for us! So we bought... 10 years ago and never in a million years would I think this timeshare would haunt me for a lifetime. We like so many have mentioned also asked lots of questions during our purchase and thought we were getting a good deal. We also thought we were getting a fixed rate loan... as the paperwork showed. We signed up for the automatic payment like everyone else to get a reduced rate. I even asked during the signing of the paper work if there was a prepayment penalty if we paid it off sooner than expected. Of course the answer was "NO, there is no penalty. We WANT you to pay it off."
We were given a payment that fit our budget and we were good (or so we thought)! We have had small problems here and there with availability of rooms and stuff like that but nothing major until now! We have followed up on our loan throughout the years to check on our payoff amount and such... nothing seemed amiss until we got to our last payment. I log into our account a month before our last payment is scheduled. I check the payment amount and it's the same as it has been for the last 10 years... then I see the pay off amount... What do you mean I still owe $2600? Me... I think... hmmm mistake with the automated system, so I send an email asking about it. Here is the email I sent:
"I am so confused.... Our loan matures on 5-15-14.... next month. We have made all our payments on time... never missed a single payment... How is it that our pay off amount is still $2695.o6? Are you trying to tell me there is a balloon payment due next month?" I get a response instantly that I will get a reply in 2-3 days. So I wait... and get busy with life and forget about it. The next month what I think is my final payment is taken out of my account. I go back to check the payoff amount...huh??? I still owe $2400??? What the heck? That day I get a response to me from email that was sent... yes over a month ago.... and it states this: "Thank you for contacting Equiant. We apologize for the delay. You have a simple interest loan with Shell Vacations, where the interest accrues daily. Also, you have a variable interest rate. Please see Truth and Lending Documents of your contract to clarify loan terms."
Yep that was it. Uhh really?? Are you joking??? Here was my heated response: "Seriously... a month later you respond and this is the response I get??? Simple interest loan... whatever... variable interest rate... whatever. EXPLAIN to me why I have a balance of over $2400 when my loan should be paid off? The keyword in this sentence is EXPLAIN! I am not a loan expert... If I was I sure as hell wouldn't have picked this stupid loan. It makes no sense to me what the heck you are saying. We bought a timeshare... the price was X we paid every month the payment reflected in our loan (calculated by you... not me).... Loan matured meaning we are done.... Why does it still say we owe another 2 years worth of payments? When the payment was figured out it should have reflected the "simple interest". You've already made more than 3x what this timeshare is even worth. Someone needs to explain why my loan has a balance in simple terms a normal person would understand! 'Truth and Lending Documents'...where's the truth here?"
Yes I was pissed! Their response... same day... now mind you it took them a month to respond to the first email: "Thank you for contacting Equiant. As advised in the previous email, for further assistance with the loan terms, please contact Shell Vacations directly at 888-947-4355." Of course every time I call they are closed and they never tell you what their open hours are. I dig up my original loan documents and sure enough I find this little box checked that says variable rate... even though the page right before that has a fixed rate with number of payments and the total we would pay when our loan matures. Uhhhh... what??? I read and re-read that little paragraph a million times trying to decipher it. Truth in lending.... hahaha, what a joke! So then I go to my payment history... all payments made on time... It lists how much of each payment went to the principal and to the interest. I do some calculations and here's what I found:
I paid over 16% interest some months of my loan so very little of what I was paying went to the principal... and even now when interest rates are at their lowest I'm still paying over 11% because... oh yeah also in fine print... they have a rate stop at 11.5% as that is the lowest the "loan" will allow it to go. I had a variable rate but my payments stayed the same... huh??? Wait... why am I paying an impound account??? Well that $$ should come back to me, right?? Oh no... Also in small print there is a $4 monthly service fee for automatic payments... HUH? I thought automatic payments were saving me??? So $500 that I have paid went into the toilet.... thanks because of course I am independently wealthy and could afford to lose that. Basically I have paid 2X what the loan amount was for in the first place and still owe another $2400. I can continue to pay for the next 5 years or so but will continue to pay interest which is based off the original loan amount not the actual amount we now owe on the principal.
From what I can figure out, this loan is like a credit card where you pay the minimum balance every month and if you continue to pay that minimum amount, you will pay for the next 33 years. OR you can pay a higher amount and pay it off in the allotted time. What a bunch of crooks! Talk about reading the fine print! It's amazing what a tiny check box can do for your financial future! Like someone else said... this was the worst financial mistake I could have ever made. They rush you through the paperwork so you miss the tiny check boxes and think you are getting something you are not! DO NOT EVER BUY FROM THESE PEOPLE! RUN, RUN, RUN!

Please, for the love of all that is holy, if you are reading this and considering getting into ANY agreement with this company, DO NOT DO IT!!!! The timeshare deal is not worth the money you will intend to put in (thinking you're really smart), the money you will actually put in, the money they will figure out how to scam from you (this goes on many levels, people!), and the money you will lose when you realize that you could be having a better vacation somewhere else for half the price and a quarter of the hassle!
I say this as an eleven-year club member (who signed a ten-year loan agreement but ended up being forced to pay for eleven years after not missing or being late on one single payment thanks to automatic withdrawals). And that was just one of many issues...
I am a very highly educated person who thinks very carefully about every decision I make, and I spent hours and hours of my vacation (and days and days since then) poring over the details of this contract I signed. They twist (read: seriously distort) the facts and figures to coerce and pressure you into buying every time your gut tells you something might not be quite right. I have had MANY of the experiences expressed here and I agree with what someone else said here: this was the biggest financial mistake of my life. I was a fool, no way around it. I think Shell's mission statement probably reads: "Let's see how many fools we can part from their money." Unless you really have a need to prove to yourself how stupid you can be, don't buy a timeshare from these people. This system is rigged against you, top to bottom.

I have been a happy Shell Vacations Club owner for over 20 years. I recently retired to an agrarian lifestyle and have done most of the vacationing I ever wanted. I wish to sell my timeshare but the company recommended by SVC demanded an up-front fee of over $9,000 just to "list" my property. I fear that once I pay the "commission" they no longer have any incentive to work on my behalf. We definitely need a reputable source who will work for us on reasonable terms.

Like many others we attended a presentation at SVC in California and bought the gold package for $14,000.00. Being street smart, we asked all necessary questions such as how easy it was to actually reserve a vacation (we have all heard the horror stories), would the annual fees stay the same etc. They showed us the booking system and we were amazed by the availability of properties around the world based on dates we entered - could this actually be for real?
We had been there for several hours and decided to buy and were presented with massive piles of paperwork which we wanted to read in full but of course they needed to close. I advised our sales representative (a tall blonde haired guy with a European accent - Austrian or German) that I was going to record the conversation at that point which he agreed to. We asked many questions that would help alleviate the main concerns such as would annual fees increase, would our banked points always be available as they stated, was the booking system they showed us the real time site that we would use etc.
We have been members for 4 years, have never been able to book one single property or cruise as there is never availability (up to 9 months out!!). Our annual fees are close to double what they started at. I called the attorney Robert ** from the San Francisco law firm and he advised that his clients achieved an out of court settlement, but obviously could not be specific. He did however say that their firm was not interested in ever representing any other clients in the future with claims against SVC, and alluded to the notion that the result was more work than any benefit received. He gave me the name of another attorney, I called him and he also advised that his firm was not interested in representing clients against SVC.
I believe that SVC are scumbags and that their contracts are iron clad, which is why I'm glad I have a voice recording as just saying that a sales person said something won't hold up, but having it recorded with his consent will. I think that the only way to hit this company hard and for people like us to get at least some of our money back is to come together in large numbers and then take this to a law firm for a true class action - or stories will pretty much be consistent as we were all sold the same deceptive and untruthful sales pitch (which they are all trained to say).
Feel free to email me if you are in the same boat and maybe we can make enough noise to do something - even if it's simply to raise national awareness of SVC's business practices. No defamation, no lies, just the truthful experiences of consumers like us who were suckered in to purchasing something that turned out to be inaccurate. I'm also creating a website for people to register their interest in being part of a large class action. I can't imagine it will take long to have a few hundred people, then that becomes of interest to a law firm as they get a cut from hundreds of plaintiffs instead of doing a lot of work just for a small fee on one plaintiff. Also this will naturally create press on SVC that is unlikely to help.

I owned a Shell Vacation time share and they talked me into converting to the Point System. At the meeting I was very specific and told them I would only convert and pay the extra amount if the points they were showing me for Cruises were per Cabin for two people not per person. The sales person and her supervisor both lied and said it was per Cabin with two people in a cabin. I only wanted to convert because of the points needed for cruises otherwise it made no sense to me. When we went to book a cruise about 4 months later, we were told the points needed were per person, not cabin. We were also told we could not just convert what we had for points, but had to purchase a minimum number that cost us an additional $10,000.00 plus double out annual fee. Found out later that this too was a lie. I have been fighting them and have never used the points. Awful company to deal with.

I went for Shell Vacation presentation today. After going through presentation where the sales person asked fairly personal questions, I told them I was not interested. He went to get his "manager" who also came out and tried to sell to me. It felt like a used car salesman trick. High pressure. I went to get the free gift and left with certificates for my gift but am having doubts as to whether I will ever be able to redeem them. Anyway, they are talking about over 30,000 dollars for a time share and if you could use it every year in the places they advertise, it might be worth it, but I was very Mistrustful. I should have read these reviews before I went and would have even been more distrustful. Anyway, they were nice until I said "no" and then would not even continue to talk to me. Frankly I would rather take my chances and just book things as they come instead of putting all this money in and potentially losing it. I was expecting the high pressure sales though so I was not surprised.

My mother took the family on vacation to The Big Island and we had a wonderful time. While there, I attended a presentation and bought the Shell Explorers package. I never had a problem with it and when I got married, we used it and my Mom's week for a glorious honeymoon. While on our honeymoon, we even bought our own timeshare. Since then, we have never had a problem booking, or with customer service. We even got a refund outside of the normal policy. We have always bragged about our great experience with SVC. But, now that we are at the "last" payment, things appear a bit different.
We use the auto payment option when we purchased our timeshare, so we could get a bit of a discount and make sure that it was paid on time each month. We often used the website to check on the latest offerings and even to check on our payment history. We were really excited to know that we were going to make our last payment in November of 2013. When got close to the date, we called to get the payoff amount and instead of what we usually paid each month, we were told that we had a balloon payment of over $2700 that was now due! We had never missed a payment, and our payments never changed, they took out the same amount each month, so my husband and I were quite confused.
When my husband called for clarification, he was told that we had a variable rate on our mortgage and we owed the balloon payment. He asked for a copy of our paperwork (as we wanted to see what they were referring to) and the person suggested that we call the disputes department. We received the loan papers and read thru them line by line. The verbiage in the loan paperwork specifically speaks to our loan being a fixed rate. Even to show the payments throughout the term of the loan and the final payment date and amount (which was not $2700). We also found that there was a box on the last page of the paper work the addressed two things: (1) the auto pay option and (2) variable rate. As EVERY OTHER page of the loan spoke to the loan being a fixed rate, we just assumed that was just on the paperwork. Why would every other page of the loan speak to the loan being a fixed rate loan and then in 1 paragraph on the last page, it mentions that the loan was at a variable rate?
In speaking with the disputes department, we were told that Shell Vacation Club sold the loan to Wyndham and they were all sold as variable rate loans. So when we inquired about the fact that throughout the our entire payment history, they TOOK out the same amount each month although the Prime Interest Rate had changed over the past 10+ years, we were told (coldly), that our loan was a variable and needed to pay the balloon amount.
Imagine our disappointment, dismay and frustration. We have paid diligently for over 10 years to get to what SVC's website showed as our last payment and find out that we had a balloon payment due. It actually feels like a "bait and switch" scam! We know people who have bought homes with balloon payments. They were well aware that they will owe a large payment at the end of their loan. It was pointed out to them through disclosures during the closing. My husband and I are not emotional spenders. We would not have purchased the timeshare if it was at a variable rate. When we bought it, the monthly payment fit our budget. We if a variable rate was our only choice, we would have said "no" and walked out.
When I inquired with my mother about her experience when making her last payment on her timeshare, she had not problems at all. All payments were at a fixed rate, and there was no balloon payment at the end. The only noticeable difference, is that my mom's loan was paid off PRIOR to SVC being sold to Wyndham. I am digging up our original loan papers to see if there is anything different that what they sent to us. We know that fighting it may take years and getting to that point is not appealing to us.
We are just very disappointed in their lack of integrity and fairness. Call it predatory lending or non disclosure .. but, my husband and I a very frustrated and will never refer another friend to Shell Vacations Club or Wyndham. Is there anyone else who has experienced this situation with Shell or Wyndham?

Why do people come on here and complain about Shell Vacations Club? You signed a contract with them, nothing someone said means anything unless it is in the contract. We have been Shell Owners for years and actually did the Explorer program first. We haven't had issues making reservations, have usually been able to get what we wanted or something close to it. I am not completely happy with Shell since they changed from RCI to Interval International, since I liked RCI better than II, and one of the reasons we bought Shell at the time. We didn't buy from Shell directly but on the secondary market and paid less than from the developer.
Some facts for those who don't understand: Each unit that is part of the club is assigned a point value for every night of the year. The resort adds up all the units and their points and that is the amount of points available to be sold for that club. So if the members of that Home club all reserve at that club the chances of reserving there when it isn't your home club is less. Honolulu Resort- yes it is only a portion of the bigger Iliaki project that includes residences, hotel and timeshare. The rooms are scattered throughout the property, and we had a great unit on the 13th floor. There was a demand for a property in Honolulu and Shell answered that by investing in this property; land is scarce in the area and they found a viable option.
Your best value is usually going to be staying at a Shell property, but occasionally an exchange maybe a better option. The system that SVC and II use for exchange is much better than your typical system. SVC and II allow a standard exchange rate so you know that a 2 bedroom exchange will never be more than 4500 points for a week. While in the more traditional exchange you must bank your time with the exchange company and depending on when you bank and what you bank the exchange rate will vary. Again, you are entering into a contract, read it.

PLEASE READ ALL: I just returned home from the Shell Vacation Club presentation. My career was in banking, so numbers matter to me and jump out at me, too. At the Arizona State Fair, I was talked into the timeshare presentation and went, since I travel often. The brochure I was given at that time offered a "free gift", if I went through the presentation. The presenter did a good job of explaining the general timeshare program, but would not talk cost. When she finished, the closer came and tell about the cost and financing. The cost was just under $30,000, with annual dues of $741. The interest rate was 16.99%!!! With your purchase, you could claim 7000 points for use on hotels.
One week in a one-bedroom hotel room, during the high season, would cost 2500 points. If you wanted, or needed to buy additional points, it would cost you $6.84, each point. So, now we are getting to the real cost. I was more interested in the $16,000+ cost of joining the club and that came with only 2500 points. If you want to buy another 2500 points, during the year, at $6.84 x 2500, your cost would be an additional $17,100!!! That is for one week's vacation and that per point price can go up at any time, without restriction. Amazing. Also, the annual fee of $741 can go up each year, without restriction. Before I could get any of this info, they insisted on running a credit report on me.
I was shocked at the whole program and its cost. When I said definitely not, the closer got up and walked away without a word to me. When I was about to leave, the presenter said goodbye, and then I asked about the "gift". She said my 2-hour presentation did not include a gift, that I would have had to pay $20 before the presentation, to be able to receive a gift (of course, that was never mentioned, before and why would I have to pay anything, for a "gift"?). She then, with a very condescending tone of voice, said "You can leave now, by taking either the elevator, or the stairs!"
My lifetime of making loans, looking at financial programs and listening to people tell me lies, just to get money, tells me to stay far away from this vacation club. This is not legitimate. Whatever you think you are going to get, is not what you will get. I told the presenter that her boss should change his appearance, because both his way of speaking to prospects and the way he presents himself with his appearance, just reminds me of a crooked car salesman. She said that was funny, because the boss used to be a car salesman! Wow!! I know I wrote a lot, here, but you need to know. They can't even be trusted to give the "free gift" they promise.

This message is to anyone in a Shell Vacations sales pitch right now doing a little due diligence on their phone. Please Read This Before You Buy. I was pressured into this purchase without realizing how bad of a deal it actually is. I could write a book about all the reasons not to buy into this horribly abusive scam, but I'll just touch on some of the main points.
They make a big deal that you can go "anywhere" - but just because Interval International has a property somewhere - does not mean it will be available. In fact it usually is not. Bottom line is that your options are extremely limited. They talk about how great of a deal the price is - but if you were to just book a resort in the same location and with the same amenities - you will always, always, always find availability, tons of options, and a great deal. Usually better even than what you would pay in yearly fees alone.
The resorts don't offer what you might expect in in the most basic hotel. You can't just go to the front desk, you usually have to go to a special little office to check in. You don't have the option for room service. No additional costs are covered - like parking for instance. Just forget about any sort of all-inclusive options. There are very few of those available, and you have to pay huge per person fees that (in and of themselves) are more expensive than just booking another full all inclusive resort.
The rooms are not that nice. They generally don't own the full property (hence having to check in at some random room) and in my experience, they buy some of the worst rooms possible. In one case, there is a 30-story building in Waikiki, Hawaii, but they only have rooms available on the lowest couple of floors. My "ocean view" rooms couldn't see over the parking structure. They only provide room service every 3 or 4 days. This is a full Shell property by the way - not Interval International.
The final proof - and this will tell you everything you need to know. You cannot get rid of it. It is completely worthless. Worse than that, it is more of a liability than it is worth. Literally if they gave you a plan with 2,500 points for free, it would be a terrible deal. I am not exaggerating. I spent $16,000 on a Hawaii plan with 2,500 points. After an incredibly frustrating experience in the timeshare re-sale world, I just decided to donate it to a charity for maybe a little tax credit. They said, Shell is a very risky property and the best deal they could offer was to take ownership from me with no tax credit at all, plus it would cost me $1700. You did not misread that. Even if this "property" is completely paid off, it will cost you almost $1700 to give it away for nothing but the satisfaction of no longer being tied to this organization.
Please, for the love of God, run away from that shamefully deceitful sales pitch. If you are so inclined to buy a timeshare - at least buy one from a reseller. Believe me - whatever they are offering you, there are people like me willing to sell for pennies on the dollar.

I would like to tell everyone that complains about the usage of Shell and that it's a scam should blame themselves that they are ignorant about using their program. How can all of you people not get any places??? There are over 2700 resorts through Interval international to trade through. You could stay at places like Marriott, Hyatt, Four Seasons for as little as 500 points per week!!! I can live in Maui for 42 weeks in 2014 using Shell. So instead of spending useless time complaining, go on the computer and learn HOW to USE it. This program WORKS. You are depriving yourself and your families of valuable time that you can spend together. The sooner you learn to use it, the sooner you can vacation in places you could never afford to stay at.
Even if you spend $1600 on maintenance fees, where can you stay at 5 star hotels for a week in Hawaii for that amount???? Most 5 star hotels charge $2100-$4200 per week. So do yourselves a favor to log in and use the tutorial. And if you stay in a fabulous place write a great review. By the way I've used my timeshare for 8 weeks this year and have less than 3000 points per year. Good luck.

Very frustrated trying to access anywhere during the prime times, even when you try a year in advance. Frustrating that you can call the facility and they have rooms available, but according to the SVC inventory, they're not available. SVC can submit an above-allotment request, but they are rude to you when you press the issue to see if they can access the open rooms: "No, not ours; they are rooms to be rented." This shouldn't matter. They should be helpful and assist the customer, and this way, the facility gets something, as does the customer. SVC would get a better reputation for going above and beyond.
We are at the point of joining in with a group legally, secondary to all the issues we have had; not enough time in the day to write them. Yes, they have assisted us at times, but only after pressing to the top.

We have had the same problems with scheduling vacations. The lies they told us when we bought made it seem like they had resorts everywhere. If not, RCI had one. Our home club is the Legacy Resort in Phoenix. It is poorly run. The security is horrible. We have had valuables stolen. Anyone can come on to the property and use the facilities, member or not. They never check IDs. We would like to join a class action suit or start one but we can't find a law firm to handle it. There needs to be a way to contact other unhappy members so we can get together and take legal action.

I have been an owner of this for over 10 years. Ownership has changed and my points are useless. I can't find anywhere to use it. Maintenance fees are over $700 per year for 2500 points. I can't sell it or give it away. I would like to give it back for a $10,000 loss to not have to pay the maintenance fees. This is the biggest scam I have ever experienced. I am ready to picket the resort I belong to and prevent other people from getting sucked into this poor business and scam.

After being SVC members for almost 6 years, my husband and I have yet to take a vacation, despite numerous attempts to redeem our points. SVC lured us in with their false and misleading business practices and claims. We waste over $500.00 a year on member dues for membership that will cost you $1.00 on eBay. What's worse is that my children will be saddled with this mistake long after I am gone. I am currently interviewing attorneys to file a lawsuit against SVC.

When you purchase directly with Shell Vacations Club (SVC), your points will qualify you to upgrade to an elite membership with extra benefits and perks. When you purchase the same points on the resale market, SVC does not count those points as Elite eligible. SVC does this to sway potential buyers that the developer direct points are more valuable (with deliberate damage to the value of resale points as Shell owners are well aware). The Elite status is a marketing program to benefit the developer. The issue that I have is simple. Shell Hospitality manages the resort for the Shell Owners Association. Fox in the hen house? The Owners Association collects dues to pay for maintenance and operations of the resort. They have a fiduciary responsibility to the owners to manage the maintenance fees collected in the most ethical and effective manner possible. They should not fund or allow expenses that benefit the developer at the cost of the owners.
With the Elite program, they do just that. The Elite program has a number of resort level benefits with operational costs to the resort paid for by all owners even those ineligible to join because they purchased resale. The Associations, managed by SVC, allow these costs to be borne by the owners rather than recharge SVC. SVC is fully aware of this and feels that the costs are not substantial enough to track. Funny, but allowing my points to be Elite eligible would not substantially harm them either but they are very firm on that line. The Shell Owners Associations are in breach of their fiduciary responsibility for allowing SVC to sell a marketing program with resort level costs borne by the owners without fair compensation. If that were a part of the SVC membership available to all members, it would be totally fair but it is selective and has a direct benefit to the developer, SVC, not all owners. I would love to see this challenged in court with damages awarded in the form of rebates from the developer to all owners. Shell needs to step up and make this a core benefit for all owners or pay the costs, all the costs, regardless of how insignificant!

My family decided to take advantage of the Shell Explorer promotion package. We stayed at the Kauai Coast Beach Boy. The resort was old and worn. Efforts have been made to keep it running, but not at a high level. I thought I was going to get the red carpet treatment since we were there to consider buying a timeshare with Shell. Boy was I wrong! Not only was I treated with a "take it or leave it" when I asked to change my one bedroom villa to a two bedroom, but during the promotional 90-minute session with Shell, a sales representative named Cheyenne totally blew me and my wife off and stranded us during the session! Totally unprofessional behavior and subpar facilities lead to a disappointing vacation with Shell Vacations.

My wife and I got the Shell Vacations Club membership a few years ago. Long story short, we came to realize too late that this was actually a scam. Here's some food for thought: With all of their convoluted rules regarding reserving a location, you have to attempt to reserve something well far in advance. So much that it is far from realistic. I often hear that their locations really aren't as good as they say they are. In addition to this, I have found that you get much better deals elsewhere with the help of Living Social, Groupon, Priceline, etc.
Out of fear, we paid off the entire mortgage amount so as to not incur more costs from interest. However, the tricky thing is the membership portion. I simply want out of this membership. SVC is less than helpful as getting rid of this membership as it is far too convoluted. This is not like a gym membership where you can just cancel out of it. Searching for solutions, I find yet other scams out there from organizations that claim to take your membership off of your hand so long as you pay them upfront for listing costs. With so many complaints out there, it seems that there are people out there who wasted even more money and yet without even getting rid of it. In other words, I don't feel safe dealing with these organizations.
I've already filed a complaint with our state Attorney General's office. They have acknowledged receipt of my complaint and are adding it to the growing list of other complaints regarding Shell. However, I filed this complaint 6 months ago. I don't see the state interceding on our behalf anytime soon. I've searched far and wide on the internet regarding this issue. So far, I have found no shortage of complaints from people over how bad Shell Vacation is, as they really provide little to no value to its members. We get it: Shell is bad. What I was really hoping for is a solution in how to get rid of this valueless membership. Strangely, I have found no real solutions. The only thing close to this is to stop paying their ridiculous membership fees.
What this has resulted in is a torrent of robocalls from them along with additional harassment from Equiant (their collection agency). How much is this going to ruin my credit? Look, I know Shell Vacation is bad. My real question is, has anyone successfully gotten rid of this membership? How do these people call this a business when it provides no consumer value? If this is a membership and we're not even using it, why is it so difficult to get rid of it? Please advise with some real ideas. We don't have a shortage of complaints against SVC. What we need are solutions in getting rid of this membership and holding them accountable for their predatory business practices.

I handle the financial affairs of my parents, ** of Greenacres, WA. In 2010 while on a trip to Kailua Kona, HI. They paid $1600 for a Shell Vacation Explorer program. The contracts they signed stated the timeshare units paid for needed to be used within two years. My mother contacted Shell Vacations multiple times prior to expiration to ask for options to extend. After the numerous attempts to have the point expiration date moved, she was turned away simply being told no with no options. She even offered to pay a transfer fee to have the points extended so they could go on vacation at a later date and was told that was not a possibility.
Their personal situation is also important to note. The reason they were unable to leave for vacation during the two-year time period was because my father is a self employed contractor who provides 100% of their income. As the economy continued to slow, it was simply not an option to take any time off. They have paid $1600 to Shell Vacations for something they received absolutely no services or benefit for in return. To not even allow for a fee to transfer the time or extend the expiration date is clearly a predatory business practice. If Shell Vacation would even extend the date by 12 months, it would sure seem like a reasonable request even if they charged some kind of compensatory fee for the change. My parents would welcome an offer to fix this situation. If there is no resolve, they do feel it important to lodge a complaint with the BBB and Attorney General's Office as well.

My complaint is simple. Shell Vacations overcharges you for what you get. We bought the lowest number of points they would let us buy, which was 1250 for around $8000. We did this a few years ago. Since then, we've used our points and taken vacations, as promised. But what we didn't count on was the exorbitant cost of maintenance fees, exchange fees, and other transaction fees. For instance, we just booked a vacation for a two bedroom suite for two nights in Palm Springs through their exchange company (which is now Interval International), which cost us 1500 points. In addition to those 1500 points, we paid a $119 exchange fee. One year of maintenance fees for 1250 points is over $400. So, we paid well over $500 for this vacation, not including the original cost we paid.
If we were to book the exact same resort on the exact same dates directly through their website, we would have paid $160/night for a total of $320. What a rip-off!! We are getting way less than we're paying for and that doesn't even include the $8000 we paid up front, which is the most ridiculous part. I can't believe we wasted that much money on something that, even when paid off, doesn't provide the value you pay for just in annual maintenance fees. And don't be fooled by thinking it would be better worth it if you had more points. No. The maintenance fees go up the more points you have. So, it's still a *** ripoff. There's no way to justify otherwise.

If you are here, you probably already knew all the bad things about Shell Vacations Club. They lied to you, and now it's too late to cancel. Now you find yourself a victim. But it's not too late to do something to recover your loss and prevent the company from preying on other people in the future.
If you are victims of Shell Vacations Club's misrepresentation, unethical and illegal business practices, please contact **@aol.com immediately to join a class-action lawsuit against SVC. There will be no fee to join. Together we can help fight these abusive corporations. If you find yourself a victim of Shell Vacations Club, the first thing you should do is write to the Attorney General Consumer Complaint Division for your state. They usually have a specific section for complaints against companies. Fill it out, asking that they not share information that would identify you to SVC, and send it in immediately. The reason for doing this is that, even in the event that you have to sign a complaint disclosure agreement in order to settle, the Attorney General can continue its investigation to stop these criminals.

My husband and I purchased shell vacations points in 2008. At the point of sale, we were given 10,000 bonus points redeemable for our 2009 use year. On August 7, 2009, my husband called it in for redemption. Our points account was credited on August 17, 2009.
On August 24, 2009, Shell Vacations through one of its employee by name Nicole ** mailed us another 10,000 bonus points certificate which was good for one year. We decided to call it in on June 6 2010 but was met with strong opposition by SVC. We were given the run around by Shell. One of their employees I spoke to could not assist and were very rude on the phone. One of them even insinuated that I got the certificate through a dubious means. Because we were using our points to travel to London we had to borrow points from next year, which means that we are left with no points.
We currently have the certificates from Shell. We paid them a visit on the October 1, 2010 to give them another chance to remedy the situation but we were met with great resistance and refusal to honor their own certificate they mailed to us for redemption, but are refusing to redeem because they claim it was sent in error.

Hi Linsay, we completely understand your frustration. Without getting into too much detail, it is fairly difficult to calculate the value of points with respect to the rack rate of our partner hotels. We understand it appears easy on the surface when comparing it to the purchase price of your Explorer program, but it is important to note that these rates are negotiated with respect to the Shell Vacations Club memberships also, which are lifetime vacation ownerships, so any attempts at determining a calculation with regard to a trial membership are destined to be skewed.

We bought an Explorer membership with Shell after being hassled and pressured by numerous sales people while in Hawaii on our honeymoon. Although this isn't the reason for my complaint, I will point out that the sales people were extremely rude when we didn't want to buy the timeshare property, criticizing us and telling us that our relationship would suffer without vacations, which consisted of buying a Shell timeshare. Extremely rude. Well, I got over that, and finally booked my first vacation with the points I purchased through the Explorer program. We went to San Diego and booked the Days Hotel through Shell, which was an affiliated property through Resortime.
The hotel looked decent on the web pages, and the Shell associate I spoke to while booking the hotel indicated it was a nice property. Well, we arrived at this hotel and it was a total dump. Our so called "deluxe room with kitchenette" was a tiny motel room (that's right, not a hotel, but a motel) with half of a bathroom because the other half was a half size ghetto kitchen. It was the equivalent, or probably worse, than a Super 8 Motel. We arrived at this motel and it was an instant damper on our entire trip knowing that we would have to come back to this crap hole every night. We tried to find ways to avoid going back to the hotel at all costs, but had to at some point. And, why am I upset with Shell? Because Shell had me pay $283 per night on this room. That's right, a whopping $283 for a Super 8 (essentially).
I could have stayed in a 5 star hotel in downtown San Diego near everything instead of this nasty motel on Hotel Circle. And we looked up the real value of the motel, which is $70 a night. It's really disturbing to me that they could rip people off so badly and ruin a family's vacation in doing so. It's just unbelievable. I am beyond upset about this situation and so mad that my vacation had to suffer on their account. They were so insistent on us buying their crap and ensuring us it was worth the money. They are just flat out liars and out to ruin people's lives and take their money. Not only would I never buy anything from Shell again, but I will certainly discourage anyone and everyone from even considering to do so as well.

When I bought my time share 10 years ago with shell vacations, I was told I would get for 2500 points 1 week in the smallest unit at my home resort of Holua Resort at Mauna Loa Village for the rest of my life and my children's life. Now I see that the lowest # of points for 1 week is 3500 points! Shell either raised the #of points it takes for a week at my home resort or lied to me when I purchased. I live in DC. Why would I buy points for over $11K to fly to Hawaii and stay for 3 or 4 nights? I wouldn't. I was swindled out of over $11K plus over $600 maintenance fees for the last 10 years and cannot use these points for 1 week anywhere in the shell network.

Hello Richard, We are certainly sorry you did not find the memberships you purchased with us to be what you hoped for. However, we would be remiss if we did not try to clear up some of the discrepancies regarding our product that you have posted here on this site. We will not divulge any personal information here on this site, but we can attest to the fact that maintenance fees for both memberships you previously owned have not gone up by more than 11.7 percent in one club and 17.8 percent in the other, which was quite an aberration that only occurred once, not every year. All other years were considerably less. Maintenance fees will go up from time to time as costs to maintain the resorts go up over time. We are unsure how you have arrived at a calculation of 20 percent every year, but the numbers simply do not bear this out.
Of course, we want our members to be able to acquire availability at any resort they would like at any time. However, try as anybody might, that is simply not possible to guarantee. Without knowing the details of your vacation requests, it is impossible to say what further could have been done to assist you, but we offer several options for our members to bank or save their points from one year to another if they are unable to travel in a certain year. Often times, our members will do this to save up for an even bigger or better vacation and things work out beautifully.
In other instances, our members will broaden their vacation search to find suitable alternatives among the thousands of affiliated properties we can offer through exchange services and other benefits. We wish we would have had the opportunity to do this for you as well, but as you know we cannot book reservations for our members if fees are not paid. This is clearly stated in our contracts and foreclosure is a normal recourse when fees remain unpaid. We never take any pleasure in a foreclosure, but it is a certain reality of purchases that are delinquent on payments after a certain period of time.
We certainly are not pleased that your membership turned out this way as we see it work for our many members on a daily basis. Without question, we are not happy to hear about the issues you are currently facing as we hate to see any person going through this, let alone one of our members. I purchased 2500 points in Hawaii and 1250 in San Diego from Shell Vacations Club. I was never able to book any vacation with RCI and never able to trade my points for travel. When I bought them I was told that they would never go down in value. I spent an additional $750.00 at sellmytimesharenow.com to get them sold (and this was during the real estate boom from 2005-2007) and only got one offer of $500 for the Hawaii contract. After maintenance fees rose 20% a year I was unable to afford it anymore. I quit making payments and was hounded for months and months at from phone calls at work from Equient Financial.
I finally got letters from Shell saying they were taking back my points for payment in full. My credit is ruined; I can't get a car loan. I can't get a home loan. I can't even change apartments because of them ruining my credit. I just want it off my credit report. I have lost thousands of dollars for one vacation to Hawaii in 2005 and one to Disneyland in 2006. I was paying $400 a month for two years for the loans and maintenance fees. I would like to sue Shell and Equient Financial.

on Aug 15,08 while we were on vacation ask to buy a membership for their vacation club. They kept us there for hours said they would feed our kids and that they would be done in 45 min. well we got there at 6:00pm and at 9:00pm my kids had not eaten I wanted to leave and they kept saying that they should be done we were told that if we buy the membership we could leave as soon as we could sign the paper work and that we can cancel anytime after, if we decided we didn't want it.
Well we were in vacation and when we came back from vacation we decided to Cancel because it is a burden for us and not a benefit. I fax, e-mail and send a letter to the address given to me by Kim of where she wanted me to send a voided check. Kim never mention to me about 7 days, when she was explaining the paper work we sign, she said if you want to cancel just send in a letter and the only thing that would happen is that you have to pay $200 on your credit card. Now I never received a call to confirm they received the letter and never a call to explain that we couldn't cancel. I called, left several messages and no luck. Now am receiving bills from the company saying I didn't cancel on time. I spoke to Ana from verification center today 9-20-08 saying that I only had seven days and that if I can prove that is within the seven days it should be no problem.
The problem is that I never new about the seven days they kept asking me to stay 15min and we should be done and I was so desperate to get out of there that I sign. Because she said I could cancel anytime and never stated that I needed seven days to cancel. When they want you to buy they call you 24/7. When I called to cancel no one returned my call and now they have lied saying they have left messages I have never received a called until today that I called because I received the bills.I feel they force me into buying this knowing I didn't want to. They never told me about the seven days, until now that I want to cancel.

I purchased my points for a studio unit to be used every year during the red season which they made it seem as though it was prime season and worth a bundle. For my 2500 points I paid $15,000 plus traded in another timeshare through Interval which they gave me $9,600.00 for a total of approximately $26,000.00 which they claimed my unit was worth. I don't think so.
I think they just took my timeshare. I was told that I would be able to get a one or two bedroom every other year in Hawaii for my points but can't see anything in the book for under 7,000 points. I went to try to exchange it in CA and was told that there was nothing available for a year and half at least. I talked to a broker about selling it and was told that my 2500 points were worth about $6,000.00. Imagine my surprise. I have sent several emails to them about the situation which have all gone unanswered.
They were certainly much more accommodating when it came to trying to sell the thing. My husband and I also have another timshare with Interval International which we have used several times and have been very satisfied with them. We booked a unit in two months in a five star resort. I wish I had not traded in my other one. I think I got taken big time. I am so upset with myself.

I attempted to make an online payment I was blocked from making the payment. I called the company and was told that they had submitted the account for collection. I had previously contacted the Lender and told them that I would be going into the hospital.
Upon contacting the collection agency, the amounts they wanted to collect was unreal. They had added on penalties and other costs. They wanted$2500.00 dollars when we only owed two payments at theat time. The reason we owed two payments was because I was not allowed to make them. They only wanted the full amount that they were asking for and was told the it would keep getting higher.
My daughter and I went to California to complain about what had happen to us by the collection agency and the Lender and was told that we should have come to them from the beginning and that they would take care of the whole matter. That they would take the collection off our credit reports and that they would restore the membership. They had us to sit in on another presentation because they told us it would be to our benefit to add on more points. Since we were assured that the Shell Representative would take care of the problem we sat in the presentation and was told that all the points that we had up till that day would be restored and we would be able to have them double since we had the membership one year. Since we purchased more points that very day, that my daughter could have her vacation in Las Vagas and I could enjoy the new Vacation Resort in Napa, California. Convinced that they were going to clear the whole unfortunate situation up, I gave them two Post Dated Checks one for $500. I was told that in case we had missed a payment or two this would be a replacement and/or any payments that had been lost or misplaced by the Lender. I also gave a check for $203.00 which was for the merging of the two contracts and the additional points we had just purchased.
We left their offices believing what they told us about correcting the problem and getting our membership started again. But after we returned to Colorado we called the Company trying to contact the representative, Nealey Wheatly, the one that made all the promises about our credit report and membership, We faxed proof of payments we made sent bank statements and copies of checks and electronic payments. I spoke with Nealey once about using the $500. check to replace any payments the lender have no records for. The did not need to use the check because all payments we made up till the time I attempted to make the Online payment in May 2006. After that time I was not allowed to speak with this representative and was assigned to another person representing the company, Mindy McGowan. Apparently this Lady Representative for Shell had taken over and the first representative that made all the promises was not working at that location anymore. The new lady didn't know anything about what we were told and what it all boiled down to was that she could not help us there was nothing she could do. They cashed the check for $203. and she didn't know anything about the $500.00 check. I've written letters to the Collection Agency and to the Lender as well as Shell regarding the whole situation and I had an attorney send a letter about our membership.
Recently we got a letter from Shell stating that they were going to retain the membership, if we didn't pay $1,650.00 and that our membership would not be a full membership. If we didn't respond within 20 days we would lose all they money we put into the account. They sent a refund for the $203.00 they cashed but never sent me the $500.00 check. I am pursuing every avenue that I know to get help with this problem. I want all my money back. I believe that this whole Vacations Timeshare is a SCAM. We just gave them our money for services never rendered by Shell Vacations.
We were never given the time to read the entire contract and were never told if we could rescind the contract or not. I believe the contract we signed was an illegal contract. In fact was told this by an Attorney. But that it would cost a great deal to take this to court. I went back and read parts of that contract and discovered that states that the lender can put any account into a default and stop any membership benefits without notifying the member.this, is whole situation is illegal, fraudulent and in violation of our Consumers Rights. As a Senior I feel violated because of my age. The club took advantage of us.

I "own" 3500 points with this company, and in March 2005, April 2005, July 2005, October 2005, December 2005, Feb 2006, March 2006, April 2006, June 2006 I have attempted to plan a vacation, but my points were not in my account. They were given to another customer to use without my knowledge, consent, or permission.
Strangers have been to Hawaii and on a cruise, using points from my account, and the Shell employees performed these transactions 10 times in 14 months. After each time I complained, a supervisor was to call back. I got a total of 2 call-backs, both saying it was fixed. It is not. I have NEVER missed a payment or fee due, and this is a total scam that the points magically disappear from my account repeatedly. What in the world am I paying $3,000 a year for? I have never been offered a reason, apology, or any form of compensation. All I get is " a supervisor will call you back, they are all in a meeting" They must have an awful lot of meetings since that has been the answer I get every single time I call. My husband is a US Marine, and we purchased this in 1999 to enjoy the little family time we do get. Due to frequent deployments and separations, I need to plan our trips in advance, and can rarely even use these points now since it always takes months to get the error corrected and points back into my account.
I have given Shell 15 months to get to the bottom of this, but I am really at my wit's end. I just can't fathom how they can tap into my account, and give my points to another member, on a monthly basis. I call and call and call and they could care less. Please help!!!!! Barbara/Francisco Castillo

In March 2005 I went to a sales presentation at the Kona Coast Resort in Hawaii. I told the young lady I was recently divorced and working on acquiring a home did not want any additional debt. I also told her, that with my travel and spending habits, I was not going to use the other features and benefits that might come with points. I just use the vacation when I can. If and when I could pay cash for an upgrade to my current program I would let them know. She took paperwork from me and made a letter for the file that said the paperwork was to be used only if I oked , provided the complete cash payment, and a checking account number to withdraw it from.
They called me in May 2005 to see if I was ready and I said no. They called again in July 2005 and I said no. These are on my cell phone bill. I received the 2006 maintenance bill for my original unit which I paid in December. From July 05 to Feb 06 I did not hear from them and reasoned they had given up. I had a fire at my new residence in November 2005 and it really wasnt a priority anymore. In February 2006 I received a series of phone calls from Equiant financial that I owed them sales and maintenance fees. I received at least a dozen calls. In addition to asking they not disrupt me at work, I asked several associates for a direct phone number the person who executed this contract. The numbers they gave me to the resort did not work to locate the sales person.
I have been harassed with demands for money, threats on my credit report, threats that they are going to take my current time share. I cannot even make a reservation for the unit I own. This is ridiculous.

I bought a timeshare (trial only- not a full-fledged membership)from SHELL VACATION CLUB. I paid the cost amounting to $1511 (equivalent to 6000 points)by installment which i fully paid in Feb 2006.On March 2, after my full payment i inquired about how to use the points. I was informed that my points would expire August 31, 2006. In order that my points will not be forfeited i decided to take a vacation in New York in April 2006. I made several calls to 1877-shell-11 regarding a place to stay.
The customer service said there is nothing available for New York or any other state near NY. I ask the customer service if they can offer their AFFILIATES. And there was nothing. On my third or fourth call i ask about the homestead. There was available room that is 750 points per night but only one bed so i told them to call back. I went to the website of HOMESTEAD.com and found out that they are giving better offer than the SHELL VACATION CLUB. I also told the SVC customer service that they should be giving me a better rate because my package is a prepaid and was fully paid. Since i was not satisfied with the rate and available room i considered converting my points to a reward points to pay for the airfare.
Again i called SVC to inquire about the using my points to payoff the airfare. I was quoted of 1950 points from California to New York. I was thinking that since i had 6000 points available, I will just buy 3 round trip tickets instead. So in the evening of that same day March 2, i called the SVC customer service to convert my points. After 3 working days, March 7 i made a follow-up and found out that i can only buy 2 tickets out of the 6000 points available. I talked to a supervisor about my complaints. We had argument because she was saying that she cannot do anything about it. She said i was given a wrong qoute and she can not convert again points to its original. The only option she gave me is to issue me a Master Card amounting to $1100 for the package i paid for $1511. This is unfair!!!!
During my inquiries with the SVC customer service i found out that we,timeshare members, are not really getting a better rate. One good example is the airfare. As of today Mar 08 Southwest offered $389 (Includes taxes) Round Trip ticket from San Jose to La Guardia while SVC needs 2350 points.

Beware of Shell Vacation Club and broken promises associated with their timeshare contracts. As of this date I have not received the proper paperwork with a breakdown of the refunded contract amounts.
We purchased a Shell Timeshare on 8/2/04 and then, again on 10/04. Since then, we found out that we were falsely mislead as to how we could use our Harbor Vacation points that were sold to us with untrue promises. We have asked to have our contracts cancelled and the money refunded. We are simply claiming that with all of the problems we have encountered, that we have lost faith in Shell Vacations Club and their ability to offer quality customer support and service.
My wife and I have placed numerous calls to the Shell Corporate Office in Northbrook, Illinois and as of this date we have not had our phone calls returned properly. We feel Shell has mislead us as Shell owners and failed in addressing our concerns. Please take this as a warning if you are considering buying from Shell Vacation Club.

I was called my the Shell Vacation Marketing team. The individual offered my husband and I an all paid trip to Hawaii if we attended a 90 min seminar at no charge to us.However there was a fee, I had to pay $100 for taxes on Hotel and airline tickets. Not to mention the seminar went way past 90 minutes. I have yet to receive the trip or my $100 back.
In Nov of 2003 We received the gift card and tried to redeem it through Holiday Travel as we were instructed. We picked several dates 2 to 3 months out. None of the dates were available.
I have tried on numerous occasions to redeem the certificate #101101VIPHA to no avail. No matter how far out or how many times I call nothing is ever available.
I have been trying to redeem this certificate since Nov 2003 and to no avail.
I just do know what options are left.
I don't recal the exact address of the Shell office. The seminar was held on Cannery at Fishermans's wharf in San Francisco.

Last year, we purchased a vacation ownership package in Shell Vacations club. The salesman made the package very attractive, and did seem very desirable. However, when we asked for a few days to think it over and go over the details of our budget, they denied the opportunity. It had to be purchased then and there. Well, the details presented to us made the deal seem very economical and we were interested in saving money on our vacations, so after we had denied two of their offers, they finally presented one that seemed to fit our financial situation and we accepted the final offer.
Our first inkling that something was wrong was in January when the monthly fees tacked onto our payments increased by over 250%. After inquiring, we found out that there was a poorly explained detail about a club fee on top of the association fee that came into effect at the beginning of the year following the purchase.
Next, we found out that the salesman's pitch about points rolling over from year to year was only partially true; that it could only banked for one year and that there is a fee to bank it.
Additionally, we are finding out that booking a vacation through Shell Vacations, when taking into account the purchase price, the monthy fees and club costs make the vacation much more expensive that if we had simply booked the same vacation through a travel agent.
We felt that we had been skillfully misled by the sales people, and even now they continue to pressure us to sink more money into ever depreciating club points.
In our frustration, we wished to cancel our membership, realizing that the ugly details of the purchase were omitted. We were willing to cut our losses and just cancel, but Shell Vacations refused. We didn't even care if we got our money back; we just wanted out of the contract. We told them they could keep the money we already sunk into the program. Still they refused.
I have to admit. Buying into Shell Vacations was one of the dumbest financial blunders I have ever made.
