    They were good in the beginning but they wasted my time and locked up my HELOC for over a month and a half because they didn't do their full job and made sure that my property qualify to their own criteria. And this is after I had many other loan companies contacting me to offer a loan. I would not recommend this loan institution at all.

    If you're interested in obtaining a loan it is best to go with a company that covers the appraisal cost. Don't allow their fast talking agents to convince you to pay $500 only to be turned down. Avoid.

    When I applied for a refinance they assured me that they would be no escrow required. I live in Texas and there is no escrow required on a non-governmental loan. But they tacked on escrow for taxes and insurance so that my 545 dollar monthly payment ballooned to 1406 monthly payment. I am disabled and on a fixed income and can no longer afford my mortgage. When I asked repeatedly for them to remove the escrow, they gave me some nonsense about my loan being a higher priced mortgage loan and that escrow was required for 5 years. I am currently refinancing with Rocket mortgage with no escrow. Loan Depot has been making interest off my escrowed taxes and insurance for 3 years now. Stay away from them at all costs.

    If you want to deal with entitlement, unprofessionalism, and to be harassed? I strongly recommend this company to you. Not only was Dominic mostly petulant in most of my dealing with him. He had once called my real estate agent and cursed him out because we hadn't got back with him accepting his company's loan offer. I obviously went with another vendor for my financing needs. 9/15/24 is date I sent a reply to one of his many text telling him not to contact me again.

    BEWARE TOTAL MISREPRESENTATION!! Of course they tacked on the loan costs after the Anthony, the agent said there were absolutely zero costs upfront or tacked on. He didn’t even have the courtesy to email me back when asking did he receive all documents. I feel so deceived and usually don’t fall for these things. I should have known when he kept saying, “I don’t need the business”. When I kept asking, "How are you absorbing the costs," his response, “I can write it up that way”, I can do what I want when asking ZERO COSTS? I knew about the per diem for the few days, which was a few hundred. I get so many inquiries from loan companies, and never accept. Good con job, I’m the one at fault, I let my guard down. Warning to others. Don‘t believe what they say because the written loan is completely different.

    Rob was totally promising, wasted three days sending him all the documents. In my opinion this company is totally awful, unreliable. Just gave so many promises that in hopes I definitely would recommend this company for a lending institution, from start to finish was Terrible. I don’t understand why people will lie to you and deceive you to make yourself look important as I say. I definitely would not recommend Rob and his company for any financial dealings.

    The salesman on the phone insisted that I accept the offered loan. When I told him I wanted to wait and decide later, he kept pressuring me to take the offer, which was a red flag. I was also annoyed that he tried to "push" me into a decision I wasn't ready to make.

    Loan Depot called me this morning based on some information I filled out on lending tree. The call transpired as such: cold caller asked me about type of load I was looking for, and all of the basic details (how much, value of property, any deficiencies, etc..) then gets the “loan officer” (more like salesman) on the phone. This guy proceeds to ask me the same questions as the first guy. What’s the damn point of talking to the first guy? Wasting my time. After explaining my inquiry, AGAIN, the gentleman then tries to sell me a refinance mortgage (an easy search of my property would tell you I bought 3 years ago when rates were Pennies on the dollar) which I had already explained to the First Gentleman, was not anything I would be interested in. He then went on to tell me I’ve never done this and I therefore have no idea what I was talking about and I should listen to him. Well that was it for me. I let the salesman know I wouldn’t speak with him if he was going to be demeaning, he said god bless your heart and hung up.

    Mistakes were made, my escrow changed and I didn't change my bill pay at the bank (because they can't seem to turn mine on). So they cash my check, use my money, then mail me a check from them to pay me back my short pay and then tell me to send them another check for new amount and pay them 93 dollars for paying them late. When I called them, because this happened last time they changed escrow, now I'm told that they changed their policy and can't waive that. They were good enough to not of course let me know that till it was too late. They are unapologetic, do not care, and customer service just tries to put you on hold until you give up, then if you ask for a boss, they talk in circles till you give up.

    My husband and I were thinking of refinancing our home. On 03/04/2024 We spoke to a Mr. **. After an hour or so he stated we had to pay 25.00 to lock in the rate, and 495.00 for appraisal. We paid the 25.00 with debit card and he would take out the 495.00 on 03/10/2024. After my husband and I discussed it further we decided refinancing wasn't the way to go at this time.

    On 03/05/2024 my husband contacted Mr. ** and stopped all process for a refinance. We still had messages from Loan Depot trying to get us to go forward, which my husband very politely declined. On 03/13/2024 we were unable to get cash out of the account due to a negative bal, which was because loanDepot took out 495.00 for the appraisal which made us overdraw and have several large fees making the account more negative. We have talked to several people in customer service, which is a waste of time. So were out 515.00 +nsf fees. Supposedly they are suppose to refund it which we have not seen yet. So don't even give them any second of your time. Not worth the Headache!!!!

    I just received a letter from Loan Depot stating my data was possibly breached. A week and a half ago, I received a phone call at 8:00 AM from criminals telling me that they could lower my credit card interest rate. I DON'T HAVE A CREDIT CARD. I got into it with them and they told me my name, address, DOB, and SS number! I'm so infuriated! I've spent a lifetime of working hard and protecting my credit only to have thieves with my SS number. I'll have to worry about this the rest of my life. And fat chance to get your SSN changed. Companies have been encrypting data since the 1980's, but Loan Depot is too RETARDED AND IRRESPONSIBLE TO ENCRYPT DATA! SENIOR MANAGEMENT AND THE IT DEPARTMENT NEED TO BE PUT IN PRISON FOR LIFE!!!

    I went past my 16 day grace period, which is completely my legal right, and to pay a late fee. Loan Depot has harassed me numerous times, including to my personal email address. Their corporate executive management in California, is poor, and lacks proper oversight, that I have unfortunately discovered. I do not recommend them to anyone.

    I applied for an owner occupied cash out refinance VA mortgage at 2.75 in December 2022. Today I learned that they misrepresented the reason for not funding the loan and in the process libeled my good name. I called LoanDepot in 2022 and stated that I needed cash out for several reasons including paying for nursing for my daughter. I owned two homes and asked the loan officer to help me determine which I should apply under. I was asked to explain my residency situation and did so in detail via signed email and submitted this via the processor. I could have refinanced either property…I was honest and stated that I would be moving to the other home on a specific date in the near future. This was well within the timeframe allowed by VA Underwriting Guidelines.

    Essentially, I was moving from one owner occupied property back to another. I reviewed the VA Manual which states that even in cash out refinances, the only criteria for occupancy is that the owner must intend to reside there within 60 days of closing. I had stopped residing there temporarily because my daughter needed me in physical proximity as she had a terminal illness and I wasn’t able to hire a nurse yet. This was all documented. The VA Regional Office reviewed my situation with me and even gave me the citation to the regs that covered my situation.

    Imagine my surprise when the underwriter claims that they have more restrictive guidelines than the VA and that I had to occupy the home on the closing date! They declined the loan without an explanation (I have the email). This money would have enabled me to get a nurse for my daughter and in the two plus months that LoanDepot had my application the interest rates went up a full two points! I believe that Loan Depot declined it because they had locked in incredibly low rates and didn’t want to honor them.

    Today I discovered that LD had written that they declined my loan because I was deceptive on the loan application. They never allowed me to submit proof of residency such as my car registration, etc. I did move back to the other property as scheduled. As an attorney my good name is what gives my services value. I couldn’t believe it today when I spoke to a LD manager and was told that the underwriter declined my application for alleged deceit. Again, I wasn’t told this. I was very upset when they refused to fund the loan and advised them of my intent to file complaints. I believe that this is both in retaliation and also to attack my credibility. Again, I did occupy the property as promised in my applications, even after they declined my loan.

    Finally, the VA underwriting guidelines state what they are to do in disputed occupancy situations and they didn’t follow guidelines. They just claimed that they had overlays that were more stringent than the VA. Then they change their story and claim (to everyone but me) that I hadn’t been honest about occupancy yet I had stated a date when I would occupy the property and moved in on that date. So, they can’t have it both ways. They saw that the loan was way underpriced and didn’t want to write it. Records will show that it was a SALES MANAGER who complained about the low rate for what he called an investment property. Shockingly, the LD underwriter was not familiar with the 60 day post-closing rule and one can see that all this was an excuse not to fund the loan because the VA stated that their actions were dead wrong.

    I was going to refinance my home. Everything was going good with Loan Depot. The loan officer kept adding more than what I wanted so I decided to withdraw my application however loandepot still took $495.00 out of my account for the appraisal fee after I withdrew the application. Now, no one is responding to my emails or text to reimburse me my money. Go to a more reputable company to purchase or refinance. Don’t go to loandepot!

    This company has been harassing my Family for months over a mistake made by them. Sending me several "paid" notices and then transferring my loan to another company, (informing us over the phone that we don't owe them anything) all the while still sending multiple payment notices to us. They will not leave us alone and are now falsely reporting negative information to the credit agencies. Do not trust them!

    We were called by our original mortgage broker and told about their new heloc program. We had been looking into it already, and decided to go with LoanDepot since our mortgage was currently there. We were misinformed from the get go. Told the process would take a week and it’s already been 6 now. Now we are under signed/notarized contract with them and have not received funding, even though with our contract it was due last Friday. They are dodging our calls, texts, and emails. It’s unprofessional and in breach of a legal contract.

    We have been waiting over 90 days for our refund of our escrow account. You can't escalate to anyone. To speak to a Manager you have to send a letter in the mail. They keep your money to make money off of you.

    Loan Depot is the worst! After several weeks of sending documentation they still haven't approved my loan. Why? Cause they will wait till the last minute so that they can charge you more money after the lock in rate date. So I decided to go with another lender and to my suprise they refuse to transfer my appraisal to the new lender because they stated I did not pay for the appraisal. Morons I have the email receipt you sent me after payment! Then they say that I would have to pay an additional $25 on an outstanding invoice for the difference on the appraisal that was already paid. What a joke this company is. Avoid the waste of time, headaches and frustration and stay away from Loan Depot!!!

    The following explains my experience with this company. On January 19th, I spoke with Mr. **, who conducted the initial in-take of my loan. We were on the phone for about 2 hours. I explained to him thoroughly that I was an expatriate who lives and works abroad and I come home to the US periodically throughout the year. He assured me that this would not be an issue and that he will make sure to keep me in the loop. Within a few weeks, I heard from Alexis ** via email. She requested information from me and never responded to any of my inquiries about the status of my loan. (The month of March) Two months passed after the above inquiry and I received an email from Alexis stating that LoanDepot would need to do a rate lock extension. I immediately tried to reach out to her and Mr. **.

    Since I could not reach either of them, I reached out to Jay ** and he explained to me that Mr. ** was no longer with the company. I inquired about my loan and I was advised that the loan sat dormant for 2 months (Now bringing us to April). Jay apologized and proceeded to work on moving it forward. Within a week of working with Jay, Alexis was removed from my account, and Missy ** was assigned to be my new account manager. (The month of April) On April 11th I uploaded the new notarized and signed POA to the portal and received a call from Terrence **, stating that underwriting could not approve my loan based on the fact that I did not live in my primary residence for 6 months out of the year. At which time, I reached out to Joe **, who advocated for me for two weeks. On 4/29/22, I received a final decision that my loan would not be approved because I live abroad.

    The issue is that I lost my locked-in rate. I could have gone with another company. They did not apologize to me, they blamed it on COVID that communication was lost. In my opinion, information should have been communicated to me on the day of the initial intake. It was easier for them to give me a reason that justified their decision instead of taking ownership of their incompetence and lack of communication.

    In short, this company does not take ownership, what they tell you may be questionable and they do not communicate or follow up at all. I had three reps, one of them quit, the other ended up reassigned to another loan and the last one was not empowered to make a decision. All of this was not communicated to me. It does not take almost 4 months to refinance. I suggest looking for another Refi/Mortgage Company.

    I was very happy at first working with loanDepot and we were in underwriting. They told me I needed a co-signer. My Mother signed on and all seemed great. As it turned out at the last minute I found out that I really needed a co-borrower which meant I would have to add her name to our deed, which was unacceptable for a variety of reasons. I put on the brakes and cancelled the deal after which I received several letters saying they declined me when I actually declined their offer. Needless to say we were disappointed since it was going so smooth. Go with National Debt Relief!!

    Home was refinanced, escrow account set up. Once we needed home repairs due to a snow storm, Loan Depot wrote that we had no home owners insurance and said that we would need to pay out of pocket for repairs. We looked at our contract which included our payment for home insurance. Regardless, LoanDepot had failed to send State Farm the premium. We had the repairs made at a cost of about $10.000. After sending them all the information they requested, including a copy of our contract with them, they stonewalled our request for reimbursement. Instead, they ran us through the gamut of numerous phone calls, requests for information which they already had received, and still have had no resolution 16 months later. Extremely frustrating experience.

    Slowest lender I have ever seen. Took them over a week to review survey, blew past contracted closing date. We ended up having to find another house. Calls to management go unanswered. They charge $22 to check your credit, other lenders do not. Their rates were higher than other lenders. They actually wanted to charge me $2k to buy down to the rate all other lenders were at with no fees. They say they might approve recasting after a long period and $30k min down. This is also way above the expectations of other lenders. Really can't come up with one good reason to get involved with loanDepot except to maybe short their stock.

    Processed a recast. Told it would process in 30 days and after payment of 30k min down payment (I did more) and a $250 fee. I am still waiting 60 days into the process. I get excuses but no action. The frontline soldiers are well trained in the excuse exercise and are doing their job. The rear army support and leadership is counting dollars and customers and provide service at their leisure.

He knew more than I was comfortable but when he ask me to disclose information related to my Credit! No these are not ethical business practices and a huge RED Flag for me!

    Disgusting company!!! Please do not refinance with them! You will be highly disappointed. As many people have stated, they will get you to pay the appraisal feel, but either refuse to refinance your home or take forever to close. This company claims to give good customer service but that's just to bait you in. The loan officer we used, Andrew **, was nice at first and stated that we can call him if we need anything. He pressured us into paying the $500 non-refundable deposit for the appraisal and the appraisal was completely botched! We had to do an appraisal appeal and that's when their communication stopped. They are not transparent at all. After multiple attempts to reach Andrew, he would not email or call us back.

    The account manager, Jennifer **, is completely incompetent. She told us we could do the appraisal appeal or go with the undervalued appraisal the appraiser wrote up. Why would we use an undervalued appraisal for a home loan? That makes no logical sense at all. The third party appraiser they hired apologized and corrected her errors, but Loan Depot did not accept the corrections. Jennifer, like Andrew, was not transparent and gave us the run around. Loan Depot will qualify you for the loan, pressure you into paying the appraisal fee, and then leave you in the wind for weeks to months. We told them to cancel the loan process and we are going with another company. I wish we never dealt with them because they are dishonest crooks.

    Refinanced mortgage. Took over 6 months while the rates went up. Refinanced again and went better. Had three different websites to log into account status. Changed loan servicer address. Lost payment. Constantly have issues with proof of insurance. Never dealt with a loan company so bad in that area.

    I decided to refinance my home due to having to complete major repairs in my home. The original loan officer I expressed the reason why I was refinancing. Then the loan was given to a processor name Molly who did not verbally inform me that there was a $89,000 lien on my home. I knew about that but was under the impression that the lien was to be paid off at the time that I sold my home. Since I was not selling my home I did not know I had to pay off the $89,000 in loanDepot. Never informed me of this. If I had known I would have pulled out of the application process.

    I now have a mortgage that increased by $700 a month and my interest rate went from 2.5 to 3.67 and I have no cash out. Molly never informed me of the lien and I believe that this loan was pushed through because everybody was making money off of this loan. When I called to inquire why I was never informed of the lien on the home I was told there was nothing that they could do. Beware of Loan Depot. They are scammers.

    After a prolonged process where I was told they had everything they needed they would require more. My loan officer Mike ** disappeared completely after paying their $495 fee to start the process. He literally stopped answering any emails, text, etc. Now, 4 days before loan closure they have told me it will require another $4412 out of pocket to rewrite and file the deed. These are state fees they said and there is nothing they can do about it. I contacted the state office and was told the fee is $120 for the first page and $1 for additional pages, usually around 40 total, about $160. The state agent advised I push back. Seems like extortion to me.

    After months and multiple phone calls, changes of information I was told I could not refinance with them even though I had a loan already with them. My PMI is 600. Have made 16 payments on time. They were asking me to get documents from the company even though they work for the company. Just very poor overall!!!

    Awful process. Account manager took weeks each time to ask for documentation even after they said they had everything they needed. Loan officer agreed on an interest rate, but they did not disclose they were using origination points to obtain that competing interest rate. As the process dragged on, without explicitly telling me, they would switch out the Loan estimate for one with higher and higher origination points. They also blamed me for how long it was taking saying they had to keep increasing the origination costs because I was "dragging my heels" with the documents.

    Borrower Beware! I had a horrible experience with Loan Depot. Don't be fooled by their TV commercials. Thank God I cancelled my application! Here's some of my experience-- The first clue: they charged me an upfront appraisal charge of $495. No other company does that. By the way when I finally cancelled it took a couple of weeks for Loan Depot to refund my money. Next, my loan officer was either incompetent or dishonest. He kept changing the loan costs and the final Loan Estimate was simply unsatisfactory. When I cancelled he had a fit and his supervisor wasn't any better. They seemed desperate. They reminded me of used car salesmen. After I cancelled someone keep calling and calling. They wouldn't leave me alone. I could go on and on but I think you get the idea. I finally chose a local lender and am very pleased with the face to face service.

    We started on 12/30/21 to re finance our home; paperwork was sent; then after a week a different loan officer takes over and has to start from scratch, after a week did not lock interest rate, than total for closing went from 11K to 19K. Stated previous person was fired for doing wrong loan paperwork. His boss was trying to fix this mess, to no avail. Company don't want to proceed even if it was their fault. Florida's attorney's office will receive all information. Hopefully Loan Depot will stop these practices. BE AWARE.

    My gosh!! Consistently harassed by Loan Depot. They call and tell me I applied for a loan. I tell them I never applied. They tell me I did online. I ask them when did I apply? Seriously I was blamed.. Then they contact me by use of my deceased younger brother. As well as some guy who lives in Colorado. They refuse to stop.

    We are not even a customer, but they won't leave us alone! If the company were a person, we could get an order of protection against them. We looked online 5 weeks ago for rates on a potential conventional loan refi. We ended up with a list of more than a dozen companies. Loan Depot was on the list, but used high points costs and fees to allow them to advertise a competitive interest rate.

    They were calling within minutes of our inquiry, believing I guess that we would go with the first caller. We didn't answer their call then. Instead, we spoke with OUR top companies. About one hour later, we talked to Loan Depot. They could not match our deal of no points, a couple of hundred dollars in fees, and low interest rate. Not only was their monthly payment higher, they were multiple thousands of dollars higher in points and closing costs. We told them no and that we would call them if we changed our minds. While other more professional companies accepted our no, Loan Depot did not. It was the only one. It is mystifying why they think stalking someone is a good business practice. We hate that they get away with it.

    We told them 3 more times "no"--in writing no less. Yet, they continued to call and email us. Sometimes as much as 8 times in a single day. We did not respond, beyond the multiple "nos" which included our statement that we did not ever consider ourselves their customer nor would we ever be. It is 5 weeks later, our refi with their competitor closed 2.5 weeks ago which they know because they emailed us that they knew it was closed. But, the harassment continues with multiple calls everyday that are not identified as Loan Depot. No message is left. I confronted them today, but they had no apology, nothing. They have also promised to make money by selling our information even after we have told them multiple times not to and we are on the Do Not Call and Do Not Mail lists. How do they get away with this? No ethics, no morals, no customer focus. This is a very bad company.

    It started out great. At first gave them the first information and told her I was 1 month behind and she kept taking more info and send to underwriting and I would hear back. Well I did 3 different times for different papers and after 4 different extension dates and a total 3 month waiting told declined because of being behind and was told by voice mail over the phone. So not very happy with them. Also paid for an appraisal which never should have been done in the first place. Looking for a refund. "Sorry cannot give it because we already paid it to the appraiser." To top it off I get an email the other day saying, "Sorry for misunderstanding you." P/S I would not recommend them at all.

    I had a fine time with LoanDepot at 1st. Then things went really south. The rep dropped the ball SO MANY TIMES. She kept claiming she had family engagements, that's nice but you're conducting business. I shouldn't of had to reach out on my own accord and keep doing her job. The biggest ball drop she has committed has been a year after closing. She MISCALCULATED MY PROPERTY TAXES!!! Not by a few hundred. By almost 2k! So now a year later after the loan has been acquired by a new company I am stuck paying the difference to get my balance fixed! She made 3500 off this sale and shouldn't of gotten a dime! That money should go into my escrow because now due to her failure to do her job I have to pay out 2200 a month for a house that is 53 years on on a 82k loan!!! I can't believe this company is still up and running!! Their employees are horrible!! The consumer is the one who suffers!!

    Never use Loan Depot!!! I had a very bad experience with Loan Depot and I would not recommend it to others. In the beginning, I received a promotion call from them saying they can help with Refi, however, the entire call took me 30 minutes for asking all my information but it ended up nothing. Even worse, I realized that they even pull my credits for doing this. I was not even informed.

    Unfortunately, I had a loan with Loan Depot for one of my investment properties. The loan was sold somehow and I could not find the portal to pay the loan for two months. Their management of that was so bad!!! It turned out that it was sold to another department within the Loan Depot. The thing is very messy there. When I realized that I was behind the schedule and paid all my dues, they still reported to the credit department, causing my score to drop by 130 points. I called them to kindly ask if they can revert it given my situation. And they said no and asked me to go to submit the dispute to Equifax... I never wrote a bad review in my life and this was the first time that I was so annoyed and gave them this bad review.

    Where to start?? I did my first refinance with LoanDepot after being pointed in their direction from LendingTree. Process was not too bad. Real problem happened at the closing. The LD closing agent screwed up the tax payments that were NOT supposed to be paid. Their agent paid them which left me with less cashout. No one could or would fix it. I found the email of the CEO. Amazingly, I had a check within 24 hours.

    I decided to check rates again since home values in my area had risen and I wanted to get out of the FHA PMI. I spoke with a guy named Julian C. Very slick and tried to brown nose me. I finally had to tell him that I work in finance and could we just stick to the information. Main issue was he was estimating my homeowner's insurance monthly escrow to be $45.

    NO ONE has homeowner's insurance for $45/month. (Now remember that LD holds the original mortgage so the real premium is available to this moron.) I told him this several times (they record all calls so they know it). Loan estimate was wrong, but he kept brushing it off saying that it really wouldn't affect anything when I knew and said it would. Julian said it would all work out. I knew that we would have a problem. After the first 2 days of emails from Julian, suddenly he was nowhere to be found and would not respond to any call, email, text or messaging through LoanDepot's portal.

    It gets sent to the next processor Vi. She actually was great to work with. Very responsive and helpful. I got (and always get for banks) the information she requested within 24 hours. Things were going along pretty well until...the homeowner's insurance monthly premium. Once she plugged in the real numbers, the refinance blew up. I had lost a 2nd job suddenly in 2020 (cancelled) so my income dipped and that along with the correct premium put my debt to income ratio out of range. Julian C knew it, but instead of being honest tried to blow smoke up my ** to get a loan application done (notice their commercials state they do more loan applications than anyone - there is a reason for that.). Thankfully the appraisal had not been performed yet although I had gotten a call to schedule it.

    Needless to say I hit the roof of Julian's swindle. I left him a voice mail telling him exactly what I thought of him - mainly that you can chose to go through life doing the right thing and you reap what you sow, or you can do the wrong thing and reap what you sow. I then emailed the CEO again (do this people - this man is making millions of this crap of a company). A rep called me. I got my appraisal money back. They refused to refund me the credit report fee (they actually never responded to me about it) and I had to fight to get them to submit a form to get the ding removed from my credit report (that can be done - don't let LD tell you they can't do it.). You sign a letter they provide and then they forward it.

    I told LD to never, ever call me again. Yes, you get discounts if you refinance or do a new mortgage with them, but I would rather lose those discounts than deal with these hustlers ever again. I did find out that my credit still had a ding on it and LD pretty much told me "oh, well. We have done all we can." I finally called the company that handles that with the 3 credit bureaus and they were VERY helpful on getting that last ding removed. Stay far, far, far away from LD. They will blow smoke and make all sorts of promises. I have dealt with them twice so I know how they work. My cousin is a real estate agent and dealt with them once and said he would never deal with them again. Stay away. You will be glad you did.

    My husband filled out all the paper work, sent in all the information and they claimed that we would be going to closing soon and sent someone to do an appraisal on our home and we paid over $500 for the appraisal. Afterwards they were hard to reach and over a period of months they said we didn't qualify for the loan. With all the other reviews I have read about this company I can't help but wonder if they are a scam. Don't understand how they could have a 9.0 rating with so many negative reviews. Wish we could have seen the ratings before we wasted our time and money. I wouldn't recommend them to anyone. If they call you, I suggest you run! Don't waste your time or money.

    Everything was smooth and fantastic. I had a great experience but a year later ——— Last year they gave me a rate that cost 400 a month lower than my last bank so I refinanced. Then a year later they raised my payment by 800 a month saying My taxes went up. But I checked, they are the same as on my last loan. So it’s now 400 more than my original loan with my 1st bank. They got me good because I can’t afford utilities and food now. I found this ** has an article on how a female employee alleged they were doing this. It says she was an employee and sued over it when she did not get a cut of the millions they made. I had closed right before Nov 2020. I’m not sure there is any help for me.

    I was assured from the get-go that the refinancing process of my condo would be simple, especially because of my credit score (over 800), even though I was self-employed. I've had mortgages in the past (this was not my first home) and they just kept requiring more and more paperwork even though I was assured this would the last bit of information needed. In the end I was NOT approved, when I easily should have been, and I feel that this company is very deceiving and not forthcoming.

    I was contacted by a Loan Depot rep who was in the customer retention department. I had just did a refi with this company 6 months earlier. He informed me that he could lower my payment to $2600. I laughed and said my payment is only $2400, and I don't need a refi. The next day I received a notice in the mail, June 15, 2021 that told me that in fact my payment had gone from $2400 to $3600, and said that amount was due in 15 days.

    I called the rep back and told him he was right, my payment did go up and that his timing was incredible. I did not know at that time that this was part of the predatory lending practice, close a loan at a ridiculously low estimated tax escrow to keep the payment down, then call them in 6 months to refinance the loan once the escrow was adjusted to be able to charge another 12 to 16 thousand dollars in fees and costs to do another loan. One problem that happened was I had to take some time off work for some medical reasons. I told that rep on June 15th that I was on disability for as long as it would take to get my medical issues taken care of. He said no problem, he checked with his underwriters and they said no problem.

    115 days later, and after they asked for the same documents several times, and all documents were given, and even after they racially profiled my wife and required that she provide proof of residency 3 times (my wife is a US citizen) they came back to tell me that the income would not suffice and that they could not verify my return to work date, which on June 15th 2021, 115 days earlier, I told them all of what they are now telling me is the disqualification. They ran my credit multiple times knowing every time that they would not do business with me. I'm fine with never doing business with this company ever again, I am shocked on how they can be in business with these types of business processes. They ruined my credit, after I told them not to run my credit unless they knew they could refi my home. They said no problem, they would do just that. They lied. I want those credit inquiries removed.

Promised me all was done and ready to sign. Then told me he never said it. He meant it was ready to send to closing. Then I had to call them back to be told they couldn't do the loan. Be careful.

    I received about fifteen different calls from LoanDepot after I did an online search through Lending Tree for a home equity loan. I finally got annoyed enough to call them back, at which point they tried to pull a bait-and-switch. They said they don't actually do any home equity loans, and tried to talk me into refinancing our entire mortgage (which has an unbelievably low interest rate). When I pointed out that they had been misleading in getting me on a call, the representative became rude, offensive, and condescending. I've been a homeowner for twenty years and this is the worst lender experience I've ever had.

    We started the loan process two months ago. Upfront I asked what closing cost were to be and I was told it would be around 2500. They did not provide any of the financials until the day before we were to close. When we reviewed the documents we found the closing was 12,000. They were not transparent. They were pushy into locking in a rate. I will say I found Rocket Mortgage more transparent and upfront about the cost. When we brought this up, it was like you flipped a switch. Everyone that was nice turned. The initial call was recorded and we were told they did not discuss all the fees and that we were right. They did not try to rectify the issue. I would not recommend. There are too many other companies that I'm sure will treat their customers better.

    This was a refinance offer. The loan officer seemed to know what he was doing at first. But things seemed to be moving very slowly, no one contacted us, when I finally reached out I was told bluntly that I didn't make enough money (ie 2020 tax return) I had to remind them that in my part of the country in 2020 there was a PANDEMIC. (They even advertise on their home page about helping people effected by covid, bla bla bla.) Loan officer #1 even tried some CYA by saying he was waiting for me to 'get back to him.' Yeah. No.

    I had to reach out and call the 'processing manager' who let me know that the offer was about to expire. Then the condescension began, of course, because I'm of the fairer sex (big strong he men at Loan Depot). WARNING: if your loan says it's "in progress" (not "in process" but "in progress") you're done. They wasted an entire month of our time.

    I have a renovation loan from LoanDepot and I had excess funds which loan depot put towards a payment on my mortgage and a little more on my principal. Months later they reversed the payment and put all the extra on my principal without my consent or knowledge and proceeded to send me default letters and robocalls. Tried calling but it was not straighten out, I now have to pay late charges and my credit score was ruined when they claimed I missed a payment when they actually reversed the payment and claimed I am behind 1 month when I was up to date until a payment was reversed. Terrible, wouldn't recommend.

    Loan depot literally ruined my ability to buy a home for the next 2-3 years. This is the worst experience ever. I have 20 days to find a home for me and my children. I filled out an online preapproval application and was contacted by Yvonne **. She was very upbeat and positive and after I provided all of the requested information she contacted me to discuss my application. She reviewed my credit report with me over the phone and asked me why with no late payments and a strong length of credit did I have Experian boost on my report of 4 bills. I explained I added it when I downloaded the app because the app suggested it.

    She told me that I should remove the 4 accounts because they were reducing the amount I could pay monthly on a mortgage. She also told me I should take out a new loan to pay off a personal loan on my credit because the personal loan payment was so high (1,100 but I only had 12 more payments and had chosen the high payment amount to pay it off quicker). She gave me a preapproval with desk underwriting and actually referred me to my agent who I got along well with.

    We finally got an offer accepted and I paid the appraisal fee, etc. She said the loan was approved and already underwritten. That we were good to remove contingencies. She sent me closing disclosures and I waited for my signing date. As our closing date came and went she said that the loan was approved, underwriters were satisfied, but a “system issue” was preventing me from signing and that she had all the area managers working on it to figure it out.

    My agent made an appointment with her manager to discuss the issue because the seller had begun charging us a daily fee for not closing. At that time he told her he didn’t know why I removed positive trade lines and paid off a two year old loan with perfect payment history for a new loan, but that had affected my credit dramatically and now the desk underwriting was kicking my loan out as high risk. She sent me an email with him saying the same. Luckily I had emails that showed Yvonne had actually told me to do this. He worked for a week trying to find a way to close the loan, but in the end I lost the house, my $8,000 earnest money deposit, and now have to go out and find someplace to rent with my credit literally in shambles. I can’t caution enough to be very careful using this company.

Each time I was told my name and number would be removed and yet the calls continued. The other lenders I reached out to respected my decision and stopped contacting me, but not these people.

    LoanDepot gave me a prequalification letter in the middle of August 2021. We made an offer on a house, and closing was scheduled for April 30th. We were told that there would be no problems, with the loan. It was sent for review twice , and all was good. We had the home inspection done, and LoanDepot collected $525 for an appraisal. When April 30th came, we had to extend the closing date until May 15th. When May 15th came, the appraisal was not in. So, we extended to May 30th.

    On May 29th LoanDepot told us that they could not approve us for a loan. So, we contacted another lender. We asked LoanDepot to transfer the FHA Case number to the new lender. They told us, that we had to pay another $225 for the appraisal to be released with the FHA Case. We refused to pay. LoanDepot waited 10 more business days, before transferring the Case. The appraisal didn't go with it. We contacted them to release it, and again, they said they would if we would pay the extra money. In my opinion, they are just trying to minimize their losses, by having us pay extra for that appraisal. DO NOT DO BUSINESS WITH THEM!!

    I recently decided to refi. with Loan Depot due to their favorable rates. I contacted their representative who offered me excellent terms which would have equated to a much lower monthly payment. FYI this was my only purpose. Did not take money out of my home. Here lies the beginning of a miserable experience. I posed a question as to whether I would be required to obtain an appraisal since I have so much equity, the original agent advised he could not answer that, would contact his manager and get back to me. 3 days went by, and I received an email from Loan Depot stating that if I contacted them they had a better offer than originally offered.

    I made the call and was connected to agent who quoted me an additional 2300.00 in closing costs, 1.0 points higher than originally offered with the exact same payment I was originally quoted. When I called him out on his offer he claimed he was unable to see the original quote in his system. If that's the case Loan Depot needs to do something about it. At any rate he immediately backpedaled and offered me the original rate with 1.4 points down from his quote of 2.5. Unethical, you make the call. Right then and there I should have declined the offer, however with such a low rate, I pressed on.

    I then was put in contact with a loan office who gave me the standard list of needed item, tax return, proof of income, home owners insurance policy and in my case Hurricane/Wind insurance required in Hawaii. Some days later I received the estimated closing costs form, signed and returned. When it came time for closing a notary was sent to my residents with a pile of doc's all in legalese, I went along signing my life away and unknowingly missed a very important detail, They had totally botched the costs for monthly home owners and hazard insurance. When the final closing paperwork was returned to me with a request to sign and return asap, I looked closer only to find that they were not only collecting monthly for my home owners insurance and my original hazard policy, they had added an additional hazard policy at 660.00 dollars a year.

    Remember I was only doing this to lower my payment. I'm retired live on SS and a pension. So I contacted the loan officer who said she would look into it and get back to me. I received a call the next day and she advised that Loan Depot had neglected to figure in either one of the hazard policies on my monthly mortgage. They removed the one hazard policy. End result what I thought was going to be about 220.00 plus savings per month ended up being less that 100.00. Yes I could have backed out, but I didn't. Be forewarned, you do business by voice mail, sometimes days for them to return your calls. Be vigilant with all documentation, don't assume they have it all together they don't, finally don't be surprised if you directed to multiple agents and if so, be ready for the bait and switch.

    This company could care less about closing on your home after they got your appraisal $. This company should be called APPRAISAL DEPOT! This is what they are truly after. You will have an inside appraisal forced upon you. It doesn't matter if you just had one done by your past lender or you want to go with the appraiser you know & trust. This lender will state that it is required by law to have a new one done even if your appraisal is current and acceptable by law. Once you cave to their demands & buy their over-priced appraisal notice how slow and not important that you have become. This is also considered Billing Abuse.

    If you are in too far and have to remain then you should record every conversation that you have with this company (They are also recording you). I knew something was odd right away when I could not be involved with the appraisal and nothing would proceed forward with the loan unless I were to pay the company of their choice (Their HOOKUP!) to do the job for more. I felt pressured and I felt the red-flags going off. If this happens to you contact the CFPB so it can be investigated. (CONSUMER FINANCIAL PROTECTION BOARD).

    I had to do this review after I was connected with this company. I hope this review will save a person from falling into this trap. *Please do not think they will do your closing for free. It will always be rolled into the cost of your loan. I also do not understand why this company is rated 4 stars when I cannot find enough positive reviews for the math to show 4 stars. If this company is a paid advertiser then I think it is only correct & creditable to say that somewhere in the fine print. Good luck with your home. I hope this personal review remains here online.

    I started my refi process 5 months ago and it still hasn't completed. It started out like many other times I've refinanced over the years - asking for standard information, etc. But then it dragged out and when I would ask what the time frame would be, they just said it was a busy time. So I didn't say anything for a while, but after weeks and weeks, I'd check in again and not get a response. Worrisome, so I'd send another email or call and then I'd get a request for more information for the underwriters, but it would be information I already sent. My "guy" said several times over the months how embarrassed he was and that he would fast track it. Nothing happened. When I went above him, I at first thought this guy would definitely help out, but he was all talk and no action. When I confronted him with my feelings about how I was being treated, he was arrogant and just rude. I can't believe how this has all gone down.

    I put a deposit down for an appraisal which is supposed to be refunded when I close, and he reminded me of that when I said that I will look elsewhere for this loan. He held that over me in a gloating way. I honestly don't know what to do with them. Don't even start with them! And by the way, I completely qualify for this small refi - that's never been the issue. They just seem to be incompetent and prefer to blame the customer....

    I was contacted in August 2020 to refinance my condo. The initial contact was pleasant and easy to deal with- with settlement in 60 days. Once I was turned over to the person handling the refinance my problems started:

    - Return phone calls were seldom made to me within 10 days.
    - Documentation had to be sent via email several times.
    - It was requested that I sign inaccurate or false documents.
    - I had to pay "upfront" for the appraisal - even though my neighbor who refinanced with Loan Depot 30 days before me never had to put up any money- I was told that this was a requirement and everyone had to do this.
    - Twice I received correspondence that my loan was approved with "conditions" - finding out the conditions took weeks.
    - Settlement finally happened 90 days after the initial go ahead.
    - I was instructed to got to a local UPS store to have them notarize all the documents - I refused because of past experience - I hired a traveling notary to come to my home for settlement.
    - They failed to notify my insurance company that they were now responsible for the homeowners insurance.

    - After settlement Loan Depot is insisting that I need Special Flood Hazard Insurance for my 3rd floor condo. A simple search on FEMA flood zone maps would tell them that I am not required to have this insurance - but to get them to look for this has taken 2 months.

    So if you are trying to decide on a mortgage company - try anyone else.

    I have a lot of experience with Mortgages. As a landlord and homeowner I have finance and refinanced many times. A mortgage is a mortgage, so let’s find the best deal and go through the process. All those Mortgage providers are the same. Wrong. How wrong I was. There are some that are really bad. And LoanDepot win in this category. They have absolutely no professionalism, have zero respect of their customers, and will not recognize their mistakes. So please do yourself a favor, stay away from them. There are so many to choose from, it’s not with the risk.

    Getting a Mortgage has always been stressful for me. They are asking for so many documents. They want to know everything about your and your wife life. They dig and find all kind of information, which is offer erroneously, and ask your to prove it. The process takes forever, it is a long torture. So it is important to be able to trust the mortgage company with all this very private information. And it is very important for the mortgage company to communicate clearly, listen carefully, be as accurate and diligent as possible, and move as fast as possible.

    This is exactly the opposite of LoanDepot. They keep making mistakes, they do not communicate and take 24 hours to respond to status inquiry, making sure to tell you that you are a pain slowing them down in their process. They tell you to just sit and wait. You tell them about the mistake you noticed and they tell you that there are no mistakes. Or that they will fix it and a few weeks later you see it still has nothing been fixed.

    Of course they force sell an appraisal on you at the early stages. "You have to provide your credit card and we will charge you $500 for an appraisal as the condition to lock the rate." There is absolutely no reason for this. Getting an appraisal is just one of the conditions to get a loan, and there is absolutely no reason for asking this money upfront for locking a rate. I have to say this practice of asking money from the customer to lock the rate is very common, and it is anti-competitive. It’s not unique to LoanDepot, but it’s is one more reason to be very careful who you are doing business with.

    So after 5 months of no progress at all, and still the same mistakes in the paperwork they created. After so many emails and phone calls. And still no visible end to the nightmare I had enough of this. They claimed that it’s because of Covid. I went ballistic, I did lost trust in them, I did provide all the documents they needed in time. I always told I was qualified. I was told I was in final approval. For 5 months? I just could not stand this anymore. It was pure torture. I need this to stop. Just recognize you failed, please give me my money back and let me go.

    This is when finally the manager gets involved. Rob **. And he is not here to help you. He recognized the file was a mess. But he took pleasure in telling me I was out of luck because they had me sign legal document that said they can do whatever they want, take how long they want, and not give me the money back. I say he enjoyed it because he literally was laughing on the phone when I told him I won’t be letting this go and I will get my money back. I am not making this up, he really enjoy this. So I do not know if I will ever get my money back. It is true that they spent the money into getting an appraisal, but every business has a cost, and as a customer I am not responsible to pay for their salary, or rent or anything else. They failed to provide a Mortgage, so why am I responsible for any of their expenses?

    I did qualify BTW. In fact I have finalized the exact same refinance with a different mortgage company in less than 3 weeks total! So I feel much better, but I am really pissed I have been abused by LoanDepot. Please learn from my mistake. Do not use LoanDepot. They have no respect for customers. They still haven’t apologized for messing up. They don’t care, they make sure they are legally covered and as a customer you have to serve them, provide every document they ask for how long they decide.

    Great Mortgage company, they have great follow up, do what they say. They will guide you throughout the mortgage process and they will have the documents delivered on time so your closing is not delayed. They do a very good job keeping all parties in the loop.

    I used Loan Depot refinance a recent home purchase with a high rate. I told the agent I recently purchased the house and the appraisal would come in right around the purchase price. They used a drive by appraisal that came in at the purchase price. So instead getting good rate I could only get a slightly better rate and have to pay fees upfront. I was not happy. So after thinking about I challenged the appraisal. We had done some upgrades and I had not gotten credit for owning my own solar panels. I got the higher appraisal I needed and got the good rate no thanks to Loan Depot. Because I got the higher appraisal I got a supplemental tax bill. In LoanDepot’s website it says you can request to have the supplemental taxes paid from your escrow if there is money to do so.

    I quick Excel spreadsheet showed there was. Now my nightmare begins. It takes forever to talk to a person. While the agents tried to be hopeful, I could not talk to a tax person. Basically they made a request and the tax department said no. I kept complaining and showed I had plenty of escrow funds. Finally I was told they would be paid. I kept checking the loan dashboard and never saw the payment. I called again and was told again that a request was made to have them paid by the tax department. Again I waited and called again to be told they had been paid. I checked after the tax due date and again nothing showed the payment being made. I kept calling and calling spending hours on the phone and online.

    I asked repeatedly to speak with a supervisor which eventually resulted in getting hung up on. When the supervisor did call, they called at 6:00 am in the morning and left no voicemail. Finally, I got to a supervisor and he said the taxes were paid and sure enough they showed up on the dashboard on the website. It has been 2 months trying to get this done and they were late so I had to pay fees even though I had asked to have them paid earlier. Now they are showing the next payment to be higher than it should be. That means the payment will be returned but the county and I will have to pay late fees again. I regularly got disconnected and can’t get the tax payment to the proper amount.

    Because they think they have to pay the higher amount they raised my house payment to boot. I pray they will sell my loan to someone else as Penny Mac had great customer service even in the pandemic. Unless you can’t get a better rate somewhere else, I would avoid LoanDepot. Their customer service is terrible. Also there are a lot of contradictory statements on their website and service. For example, I was asked to email a document to particular email address by an agent. I did but got an email saying the document was refused because it wasn’t done through their secure email system even though their agent told me to do it. Also, they list a fax number that never picks up. It upsets me that I watch TV and see their commercials that talk about their commitment to customer service.

    Be careful they share your personal information to all kinds of people that has no reason to have it. Started a refinance with them...they kept asking for more and more documents. Suddenly another person received all my personal information and started asking for yet more information. Guess what? My credit card was compromised. When asked about it they canceled the refinance only after changing my insurance company payment to them. Don’t use them.

    I started a refi with LoanDepot in June of 2020. It started off ok, but then underwriting kept asking for more documents. Then as time stretched on, they wanted updates to those documents. Then they cancelled the application without notice and for a bizarre reason. The loan officer got it restarted, but by then we'd used up a couple of months. Then we went into a repeated cycle of checking in and being told that underwriting was working on it. Went through four different loan processors. Passed the SIX MONTH anniversary of starting this and was being assured we were very close to closing.

    As we approached the seven month point, underwriting re-discovered my one open credit account (which they had known about and calculated in since the beginning) and suspended the application again. Shut them down and found someone else, who is offering a better rate and almost zero cost, and plans to close in 22 days. To put it simply, LoanDepot has too much on their plate and an underwriting group that is hopelessly incompetent.

    We started the process on 10/22. We are almost at 90 days & still not closed. The loan officer was helpful in the beginning, but once the process actually started, he completely ghosts our emails, calls and texts. We've given them everything they've needed very timely. Supposedly they've put things on a "rush", but still takes longer than a week for a response. It's like pulling teeth to even find out what's going on! Would NOT recommend!

    I obtained Loan Estimates in early October for a "streamlined" refinance of our VA loan (under IRRRL) from multiple lenders, including Loan Depot. The initial contact with Loan Depot was painless and uneventful and I obtained a Loan Estimate on October 6, 2020 from LoanDepot.com, LLC. After obtaining the loan estimate, everything slowed way down. I obtained an email stating that underwriting would be a breeze as this is a "streamlined" refinance and that it would take about 15 business days for approval. About two weeks later I received a call from Loan Depot requesting three items of information that I had already provided that they needed for their underwriters.

    Fourteen weeks later (October 6 - December 29) and I still have heard nothing from Loan Depot about underwriting approval, document delivery, or closing. I understand that there are a lot of people refinancing, but I wish Loan Depot would have been more honest about the length of time required between the Loan Estimate and closing.

    LoanDepot offered me a rate that was better than my normal bank and thus I decided to give them a try as they are reported to be a reputable lender. Everything was great until the home appraisal was done that reported my condo being in a high-rise building. At this point, I was contacted that LoanDepot doesn't do loans for high-rise condos and would be canceling my mortgage refinance. I would be out the several hundred dollars paid for the appraisal that was now worthless (requests for a refund of that fee were denied).

    To complicate the above on why I will claim I was scammed:

    1. At no point was I asked what type of condo building I was in. I was never informed that they only did mortgage refinance of certain types of condo buildings.

    2. My condo title and HOA both classify my building as a mid-rise condo that they do refinance mortgages for. My request to have them use that documentation over what the appraiser had written was denied. If I had known the importance of the building classification, I would have ensured the appraiser got the number of floors in the building correct.

    As LoanDepot can suddenly deny your loan for reasons they never previously explained to you and that don't exist in any piece of documentation, I recommend to avoid using them. The risk to one's time and nonrefundable upfront money isn't worth it. One is better off either paying a slightly higher rate with a reputable lender or using their quote to use as leverage to get one's preferred bank to match them. Hopefully this review helps save someone the headache I've been put through having tried to do business with this company.

    I got Moe ** at Loan Depot to write up a refinance on my home. I sent him the documents. He said everything looks fine. I got two emails from LoanDepot saying my loan was conditionally approved. The loan process began on August 13, 2020. Now 67 days later I called Mr. **. "I will see." Then a man emails me for further bank statements etc. I canceled the loan. I think these men at Loan Depot are capable of putting America into another 2008. They are not bankers. They don't know anything about banking. They are a danger to our economy. They are doing mortgages. Rotten mortgages are what took the economy down in 2008. BEWARE!

    If I was allowed to give zero stars I would give zero stars. I applied for a refinance in July and at first it seemed like this was a good company. They were responsive to my calls, answered my questions, etc. As soon as I gave them money for the application fee it all went off the rails. More than three months later I STILL have not closed on the loan. My loan officer and other people assigned to my loan have been replaced multiple times. My calls go unanswered for days and up to a week at a time. I only get responses when I leave multiple messages over a period of days and only when I include supervisors in messages.

    Last week my loan was FINALLY supposed to close and they send a notary to my house with two different conflicting sets of closing documents. They have now reissued the closing documents 2 more times since that snafu. Allegedly my loan is closing tonight by certainly am not holding my breath. If you can go anywhere else for a mortgage refinance, do it. Do not use this company. This process has been exhausting and infuriating and the people have proven themselves incompetent.

    Absolutely the worst mortgage company I have ever dealt with. They did not know Texas laws and did not do the loan according to laws. Also when I had to declare bankruptcy my house was never in it but they show me as my house was in the bankruptcy so they really messed up my credit. And I can't get them to take it off of there. Steer clear of them.

    Before we refinanced, we had our home loan with LoanDepot. The company as a whole was not a bad company, but the customer service was anything but service. We had a good loan, so that wasn’t our issue. Our issue was that any time we called we didn’t get the level of service we needed.
