    Completely mishandled our escrow account. Notified them multiple times they were not holding enough money for our taxes. Sent in updated increased taxes multiple times Eventually started adding in extra myself. One month before the new lager tax bill was due they sold the loan and new lender had to increased our payment to cover their shortfall.

    I am in the process of trying to contact UWM to create a claim to endorse an insurance check to replace my roof on my home. The woman on the phone said she couldn't verify my information because she couldn't pull it up on her screen so it would be about 30 minutes. I asked her if she would call me back - since she had already asked for a good contact number for me. She said she would call me back with information That was over an hour ago. I guess that's not going to happen. It took me at least 20 minutes just to get to talk to a person. Most of their phone menus just send you in an endless loop and then hang up on you. Good luck if you ever need help with something.

    The worst mortgage company I have ever dealt with. I agreed to a mortgage recast and made the required payment. They sent me a modification agreement, which I signed, notarized, and returned along with a service fee. That was 7 months ago—and they still haven’t applied the change to my monthly payment. Despite countless emails and phone calls, no one has been able to give me a straight answer. Instead, I continue to receive extra charges and no resolution. This experience has been so stressful and frustrating that I’m seriously considering selling my home just to get away from this company. What they are doing feels dishonest, misleading, and possibly illegal. Avoid this company at all costs. They have no regard for their customers and zero accountability.

    This is the second mortgage company I've had. They have the worst customer service I've ever seen. They don't put any notes on the account, when you try to write to them they disconnect, the fact that I have to make payments with them is a headache. After two months I'm still dealing with the first payment issues. A terrible company, I wouldn't recommend them to anyone.

    06-08-2025 It is with great pleasure that I'm taking time to write this review. My first contact by phone was with David ** (UWM Presidents Club Loan Officer) followed by contact with Sandra ** (one of their top Loan Processors). My HELOC request was very unusual, and I had been turned down by five other HELOC loan companies despite having been the homeowner for over 20 years with ample equity in my home. David and Sandra quickly came through for me and worked diligently to overcome my unusual legal HELOC request. Because of the hard work provided by David and Sandra, I received my loan proceeds in a most timely manner and I am very grateful for everything they did for me.     I refinanced and ended up with this train wreck of a company. If you don't get endlessly lost in their phone tree, never to get a solid answer, you'll be happy to know that when you do finally get someone, they have no idea what is happening, they'll suggest to transfer you to a different department and then hang up. I've been trying to get someone to help me on the phone for weeks and I continuously get shoved around a phone tree. They also will let you lapse in insurance without any notification until they give you a "final warning" in the mail. But good luck getting an answer on why they don't have your insurance already, seems as if no one actually does work here nor do they actually want to help.

    They will tell you anything to make the sale and take advantage of those who do not fully understand just to benefit themselves. Definitely do your research ahead of time and trust the reviews. I was recommended to this company from a family member trusting the process with only doing minimal research (terrible decision I know) as it was a rush decision based off of current living conditions at the time which in itself is my mistake for not putting in proper research but I was guaranteed a refinance within six to 12 months and that did not happen (after a bit of research I found out there's no feasible way that they can try to guarantee that) and then more recently they called me and said that I was approved for a refinance again and after 2 to 3 hours of doing the whole process all over again they tell me that I cannot get a refinance. I am still trying to figure out why they would even waste the time to send me that message Saying it was available if it wasn't true.

    UWM: A Cautionary Tale for Loyal Brokers. As someone who has worked with United Wholesale Mortgage for over 15 years, it pains me to say this—but it needs to be said loud and clear: UWM has completely lost its way. There was a time when UWM stood for innovation, support, and broker empowerment. Those days are long gone. What we have now is a shell of the company I once trusted with my business and my clients. The service has steadily declined to the point where it’s almost laughable—if it weren’t so damaging to the brokers who still rely on them.

    Let’s be blunt: the majority of their staff today has virtually zero real knowledge of the mortgage industry. The only thing they seem trained in is regurgitating UWM talking points like they’ve had their daily dose of Kool-Aid. Try asking a question outside of their narrow script and you’ll quickly realize you're speaking to someone who is either clueless or completely restricted by a playbook they don't even understand. Anything that’s even slightly “outside the box”? Forget it. It won’t get done—not because it can't, but because they don’t understand it or simply refuse to allow it. That’s not just frustrating—it’s dangerous when you're trying to do right by your clients.

    I’ve stuck with UWM through thick and thin. I've defended them. I've trusted them. But no more. It’s become crystal clear that continuing to funnel business to them is a disservice to my clients and a threat to my own reputation as a broker. To my fellow brokers still hanging on: Wake up.     I had a frustrating experience with [Mortgage Company Name]. Every time I contacted customer service with a question or issue, they either couldn’t help or give me a clear answer. It felt like the representatives weren’t trained or didn’t have access to the information I needed. They don’t know nothing. Stay away from them. They won’t help you if you do have any problem with their application or you would like to ask any questions regarding your mortgage.

    My financial situation was affected during Covid and loan placed on forbearance. UWM refused to utilize the programs put in place by VA to bring mortgage current. The written policy was provided to them and was ignored. The VA even with written instruction saying they can penalize a servicer for failure to comply with policy has done nothing. It appears UWM has the VA under their thumb and faces no retribution for failure to service veteran loans.

    Stay away! This is a massive fraud. Our closing attorney warned us, but their delays and repeated overcharges forced us to live in a hotel with our belongings in a moving truck. They were costing us $1000 a day. Our broker initially offered a conventional loan but changed it to an FHA loan with additional fees. We’ve paid over 20% down but they had already changed it to the FHA. They also failed to pay people in the closing documents and the correct amount for homeowners insurance. A month later, they increased our escrow payment by $200.

    We’ve had little assistance. After days of trying and waiting on hold, a human told me they didn’t know what they were doing and disconnected the call. They’ve adjusted the mortgage payment again based on a short escrow review, but the escrow history is incorrect, claiming they weren’t paid for the FHA for two months and projected higher insurance costs than they paid. There are other issues like high closing costs due to the loan type. This must be illegal, but I can’t find anyone willing to help.

    None of their employees can answer questions or help. They never know what is going on, it takes hours to get them to figure out what is going on. We are getting a loan modification done and we have filled out the paperwork 5 times and each time they find something else they want done differently. It has cost us hours and hours to get the paperwork signed at the notary each time. We have been working with them to get this done for nearly three months. They do not contact us to let us know what is needed. We have to call them. UWM has no idea what service is. I would not get close to this company.

    I closed on my mortgage in 2022. Was notified in 2025 that there was an issue. Now they are forcing me to sell my house. I want to sue them. Just trying to find out what kind of attorney that can assist me.

    I'm not a customer of UWM, never have been and never will be. I keep getting letters from them informing me that my mortgage insurance coverage will terminate if I do not renew by calling them at 1-888-928-1981. I've been calling them regularly for the past few years, every time I receive their letter. Each time I reach a hostile representative when I demand that my name and address is removed from their mailing list. After much arguing with the rep trying to sell me a policy, they finally give up and agree to remove me from their data base. It never happens, Just got another letter today.

    Be very cautious. I would give Zero stars if I could. This company is very good at getting your mortgage but service is non-existent. I decided to set up an online profile at their site, and set up autopay. I linked my bank and submitted a payment on 12/5. There was ample funds in the checking account so I didn't think to check to make sure my mortgage payment actually went through. Today on 12/26 I get a call from UWM stating my bank reversed the request for funds and now I was late on my very first mortgage payment and assessed a $15 fee. I thanked the 1-888 random person who called me and called my bank (thinking it was their fault). My banker could not find ANY request for funds from UWM anywhere in the month of December. Nothing! So whatever the problem was, it stemmed from UWM.

    I tried calling back but was put in an autobot loop for an hour attempting to speak to a live person to get to the bottom of what happened and maybe get the fee reversed. No way to access a live person. The live people are reserved for outgoing calls only so don't bother. Had to create a "support ticket" which states if they need more info they will call me. So basically: "Don't call us, don't bother us, let us just destroy your credit and be on our merry way". In this case, I really hope another lender buys my loan because 30 years of this is not palatable! UWM you are awful!

    Do not use United Wholesale Mortgage, they have got to be the worst in their business, they have 1.3 star ratings, heed that as a warning, Antonio is the guy that calls me, he's negative, he doesn't listen and he's argumentative. I'm doing a loan modification, I've complied with every document requested, they're trying to force my ex wife on my mortgage, it's like Antonio and UWM are trying their best to get me to lose my property.

    I've sent final divorce decree, title deed that's registered with my county in my name only. My ex wife was never on my deed and never on my mortgage. We are divorced. I was approved for loan modification in august 24, here I am in december 24 still arguing and not getting through Antonio thick skull. I've complied. My ex wife isn't on deed or mortgage ever!! I've sent everything in to prove that. What's strange is the other 3 people I've spoken to can see everything and have sent to underwriting info on my behalf, yet Antonio does nothing. He sees nothing, so Antonio gets UWM 1 star. I wish I could give negative stars. I'm at the point where I'm going to hire an attorney and get harassment, stress and other issues antonio is causing me... Jeff

    Zero stars. UWM makes Wells Fargo look super stellar from my experience. Their customer service representatives may as well be bots. They're useless and not trained to think, analyze, nor provide solutions. They are only trained to screen every call and read what's on the screen. That's their pathetic job. It doesn't matter if it's inaccurate; there's nothing their customer call center is equipped to do, and any escalations are sent into a rabbit hole with no return.

    For almost a year now, their portal has been off, inaccurate, and misleading. Of course, the customer service representatives are seeing the exact same thing, so it's a cycle of errors, misinforming customers, inaccurate credit reporting, incorrect calculations, and improper placement of funds, along with accruing interest. Most people get exhausted and walk away from UWM exhausting lack of service. Well, not me. I hope someone files a class-action lawsuit against them, and they are shut down indefinitely. Their slogan is, "where they make lending easy". They're not customer focused AT ALL.

It's pretty disrespectful we're spending hundreds of thousands of dollars of these people and yet they seem to think they don't have to communicate with us.

    Not understanding at ALL. There have been a few times this year where I selected the wrong payment account, waited for it to be returned and scheduled with the correct account and now, for the next 12 months, I have to pay via cashiers check or money order. I didn't see the notice until last minute and have recently had surgery. Literally making it a pain to get to a bank. I've checked with my other banks to see if I have any option to order a cashiers check online, but no. I called my mortgage company to explain my situation, asking if there's any exception and all I got was a firm "no, not if there are 3 or more returned payments". So make it MORE inconvenient to make a payment?? And now my payment is later than it's ever been having to do it this way. This is such a dumb ** rule. I'd rather they just charged a return fee than this cause this is just absurd and for 12 months?? Some days I'd rather sell my house and go back to renting.

    This company does care for their customers. They just close mortgages with brokers only to re-sell them to any company with any concern of their customers. Only a few months of the having my mortgage they sold to a horrible company that has had nothing but problems such a s identity theft, unpaid tax and insurance from escrow and the list goes on. I contacted UWM with my concerns about my mortgage being handled with that new company and they told me it's out of their control. So now it's become my problem. Beware of this company. Don't work with a broker that is working with this company.

    I bought my house through UWM Mortgage. I made the first payment. Then they sold the mortgage. But I still have the same loan amount that got moved to new mortgage servicer. UWM essentially stole my first payment.

    This company needs to be thoroughly investigated because their service is dangerously bad. We set up payment plans on our mortgage that the employees do not make record of in their system and when we call back inquiring about our arrangement the employees claim there is no record of any such conversation taking place. This has happened multiple times. They have sent us foreclosure notices despite all of our payments being made on time. We have taken to recording the phone calls to prove the conversations happened in case we need to take them to court. We have zero trust in these people.

    The process to get approved for a refinance was supposed to be like two weeks but it ended up being about two months. I never felt like I knew what was going on and they said I was approved for a conventional loan and weeks later they told me that I wasn’t. After everything was complete they didn’t pay for my mortgage insurance and it got canceled without my knowledge. This company got their own insurance that was a lot more expensive.

I am absolutely IMPRESSED with UWM because of how WONDERFUL and KIND Jacob was on our initial call and how FAST he committed to responding with a solution.     I asked to have my property taxes and insurance escrowed. I was told I needed to send in some documentation. I did so. I did this through the online portal. The first submission they responded and said I needed additional information. Fine, no problem. I sent it. They never responded to me via the portal and I had to reach out to ask for an update. They told me I needed to resubmit what I had previously submitted, plus send them a check. First, they should have told me that the first and second time. Second, I have another mortgage with a different company and they didn't need a lumpsum for escrow. I asked for an explanation and to have a manager review, and the next service rep in line responded with some boiler plate language that didn't answer any of my requests or questions. Just another assembly line company.
