I am writing this review to warn anyone considering First American Warranty Services: DO NOT USE THEM. My experience with them across two separate homes and multiple appliance issues has been nothing short of a nightmare, culminating in me canceling both contracts out of sheer frustration and a complete lack of support.
Home 1: Dishwasher Disaster. My first home had a dishwasher issue. First American assigned a repair technician whose scheduling practices were incredibly inconvenient, often calling the evening before to schedule, forcing me to take time off work to accommodate his schedule. I reported this to First American, and they assured me they would “take action.”
Two months later, the same dishwasher had another issue, and to my dismay, the same technician was assigned. The scheduling issues persisted. When he finally arrived, he refused to move the appliance, demanding I find someone else to do it. When I requested a different technician, First American flat-out refused, citing “policy.” Despite having a home warranty, I was forced to repair the dishwasher myself. First American’s “reimbursement”? A paltry $100, which was a mere 25% of the actual cost. They provided absolutely no real help.
Home 2: Stove Top Saga. A month after the dishwasher debacle, my second home experienced a stove top issue. First American sent a technician who clearly had no idea what he was doing. They repeatedly ordered the wrong parts, leading to five visits over ten weeks before the stove top was finally fixed. After the fourth visit, the stove top was constantly making a loud lighter noise without stopping, creating a hazardous and annoying situation. Look at the video - we had to live with it for two weeks. And once again, First American refused to change the repair technician, again citing “policy,” even with clear evidence of the technician’s incompetence and the ongoing issues.
“Policy” Over Customer Service: Throughout both of these agonizing experiences, First American Warranty Services did absolutely nothing to help. Their constant refrain was “policy,” which they used as an excuse to avoid providing any meaningful support or flexibility. Even when faced with a technician who was demonstrably incompetent and causing more problems, they hid behind their “policy” and left me, the customer, to suffer.
I am now out of both contracts and will never consider using First American Warranty Services again. Their service is non-existent, their policies are rigid to the detriment of the customer, and their technicians are often subpar. Save yourself the headache, the money, and the frustration – look elsewhere for home warranty services.

Horrible service. I pay $65 month and $95 for service call and they never seem to have anyone available for at least a week! Customer service, they have none. It’s a joke or you’ll be sorry!!!

Updated on 05/25/2026: After so much of escalation, the technical came for the 3rd time and literally harassed me to pull the dishwasher which was supposed to be done by him. I did myself and then he fixed the parts which didn’t solve the problem. This time told me that he has to replace the motor. This shows that he is not a qualified technician to fix this problem. The problem is on going for 7th week. Surprisingly he didn’t put the trays inside the dishwasher and made a big mess in my kitchen and ran away. Shame on First American to have contractors with such unqualified technicians

They work with roadside, unprofessional, 3rd graded local contractors who don't have any professionalism, customer care. My dishwasher broke 6 weeks ago and I am running pillar to post and I am not even getting a proper response.

BS. I placed 2 orders one for an over-the-range (built in) microwave & the other for a hot tub. Order received and tech comes out orders part, but didn't order right color, they changed the color and called FAHW, they said they only have to replace the part, if the color doesn't match the rest of the appliance, it doesn't matter! I said BS, if I have a stainless-steel microwave and you're going to come & put another color on it, like black or white, that is voiding the warranty. You are to provide replacement parts that are for the make and model, which has the color in it. FAHW said "Well, our contractor could only find that color and you will have to accept or do a cash out."
I said, "That won't work because according to your contract if you can't get the same make and model then you are to replace the whole item." It's amazing with the wonderful new thing called the internet, they couldn't get the correct make and model, which includes the color, but are willing to put a different color on your matching appliances and not care about it. Even the Supervisor I requested didn't care, which they were from another country, so I can see why it would matter, probably.
The audacity of FAHW not notifying me of the different color first to see if that might work, but to automatically approve it and send it out to replace it with different color. That's like you having your car let's say having a warranty on it and you have chrome rims all around and they approve and charge you to put a green rim on it, and say it's good and you can take it or leave it or "cash out" which in their terms means they pay you what they believe the value is and that's it, not them going and getting you another microwave, you have to do it, & then install it yourself, when you aren't an appliance repair guy & don't know what all you need to do. So, your time and effort wasted when you are paying for the warranty and the "supposed" quality service to repair it, so you're out the monthly fee for warranty of $100, and then the service fee of $100. FRAUD! 5/18/26.

After a loyal customer for several years, I have decided to terminate my service. Your team was extremely terrible with trying to address my concern(s). Multiple requests were submitted for service, and the contractor selected by your company no showed. TWICE. Apparently, this is a pattern and accepted through your company. Even though this was escalated to your customer resolution team, I spoke with Axel who claimed to be a Supervisor and the impression was pretty much to deal with it, not a big deal. Go back and listen to the recording. I will no longer use your company and discourage anyone and everyone to not to use your company.

First American Home Warranty does NOT provide quality Service Techs. They employ "Fly-By Night" Techs that are NOT of good quality. The service takes too long for action. Techs do not show up as scheduled. Too many disappointments. I have had enough! Beware!

First American Home Warranty ( First American) apologizes for the delays and inconvenience the consumer experienced with their washer claim. First American's records indicate the consumer placed a claim for their washer leaking on May 8, 2026. First American dispatched the claim to independent contractor JC Appliance Services. Due to ongoing delays and missed appointments by the contractor the consumer replaced the washer outside the warranty contract. First American reached out to the consumer regarding the lack of service and because the consumer had coverage for the washer to be repaired or replaced First American has processed a reimbursement for the washer replacement. First American appreciates the consumer's patience in this matter.

I purchased a home with a First American Home Warranty and several upgraded coverage options, including the "First Class" package. We discovered a major leak in the kitchen faucet on move-in day. With a 10-month-old baby in the house, this was a critical sanitation issue for washing bottles, not just an inconvenience. Despite paying the ~$100 service fee immediately, the process was a failure of logistics and policy.
It was 5 days before an assigned plumber came to diagnose the leak, and they failed to schedule a follow-up visit to actually complete the repair. I had to personally call the plumbing company to schedule the return visit, which was apparently only possible another 5 days later, despite my requests for an expedited appointment. So, we were without a working kitchen sink for 10 days, having to use our small bathroom sink for cleaning and washing bottles.
The broken faucet was a $500+ Grohe model. FAHW refused to replace it with a like-for-like model, offering only a basic, low-quality chrome alternative. The plumber even confirmed I had the option to request a cash-out to at least receive the value of their cheap replacement to put toward the better faucet that I purchased and provided myself. However, when I contacted FAHW to exercise this option, they explicitly denied the request without explanation. So in the end, I was forced to buy my own faucet, pay their service fee, endure a 10-day outage, and even have my commonsense cash-out claim denied. The "First Class" upgrade provided no actual value. I cannot recommend this provider.

Absolutely terrible experience with First American Home Warranty. My garage door spring broke, which should have been a simple covered repair under my warranty. I paid the $125 service call fee, and the contractor they assigned came out and tried to pressure me into paying an additional $850 for repairs and upgrades that I did not believe were necessary to replace the spring.
When I contacted First American Home Warranty, they refused to help. They told me they could only work with the assigned contractor and would not allow me to switch contractors or receive a reasonable cash-out option. Their “cash out” offer for a garage door spring replacement was only $10, claiming that their negotiated contractor rate for replacing a spring, including labor, is only $10. Think about that for a second — there is nobody in this country who will replace a garage door spring for $10, including labor. In my experience, it felt like the contractor was unwilling to perform only the covered repair without additional charges.
So basically, I was stuck with two unreasonable choices: either pay $850 in additional charges or accept a $10 payout for a repair that costs far more than that in the real world. I ultimately had to hire my own contractor and pay $450 out of pocket just to get my garage door functioning again. In my experience, the process felt misleading and unreasonable. I would strongly caution others to carefully review what is actually covered and how claims are handled before purchasing this warranty.

I've not had a problem with First American. When I need something done, they take care of it even though I don't know whether or not it would be on them. The time from when a contractor comes out to evaluate my problem until the time they get it fixed sometimes can be quick, but other times, like this last time, it takes weeks. My furnace stopped working, and they had to come in and replace something. I was without heat for a week or two before they were able to get me taken care of. They had to order a part and First American kept telling them the part was coming.
What made me feel good about the company was when the part came in, they were working another job by then, but the guy that owned the company was trying to make sure I didn't get sick because it was cold. He came immediately and put it in so that it would start working. The contractors have been very good. Even if there's a wait time, they keep me informed of what's going on.

Our family has been without properly functioning AC in Florida since January 2026 despite multiple service visits through First American Home Warranty. The same contractor was repeatedly sent out and we were told multiple times that the issue was “fixed,” primarily related to refrigerant leaks and condenser coil issues, but the system continued failing to cool properly immediately after technicians left. After months of failed repairs and delays between appointments, we are now being told the issue is an inaccessible underground line set requiring approximately $3,000 in “modifications” that are allegedly not covered.
The company finally provided a vague written explanation stating the work involves rerouting refrigerant lines, reconnecting electrical, changing fittings/adapters, and insulation/sealing, but they refused to provide technician reports, photos, itemized estimates, or any written breakdown of covered versus non-covered charges.
I spent 43 minutes on the phone with a supervisor who repeatedly stated they were “not allowed” to provide written reports or documentation and would only provide information verbally. I asked how homeowners are expected to approve thousands of dollars in out-of-pocket costs without written proof, and no meaningful answer was given. The diagnosis has continually changed throughout the process, communication has been poor, and months later we still do not have a functioning AC system in Florida heat with children in the home.

Claim has been filed and I have been advised it was approved. So far, I am happy. Ask me again when work has been completed. I am waiting for parts to come in and for the AC company to call me for an appointment to install.

After becoming deathly ill due to carbon monoxide leaks, I filed a claim. No plumbers were available & I was to find one. If the bid was over FAHW budget, I was to get approval. I didn't follow rules but FAHW honored and paid my $2500 plumbing bill regardless. I thank God for you all! Whew!

I don't know anything about garage door components. When the service tech got here he said that the springs were not the right ones for the door. Since I don't know anything about the door I had to take his word. He said that he needed to replace the other springs so it matched! The house is only 3 years old. When they first installed the door I would assume that all the parts should match for the door.

First American Home Warranty has been meeting my expectations. We got a free year of insurance with the new home we purchased. We submitted two claims so far. Overall, it's a good experience, but sometimes it's hard to understand which category to choose. We had a problem with one of the water heaters, and it wasn't immediately clear which category to go, because it doesn't show you the subcategory. So, you have to go through each category until you find the right category. But overall, it's okay. They should have a full list of subcategories or help, allowing you to search what you're trying to solve, and it chooses it for you. Other than that, the technician came on time and was effective.

I told First American that I needed a locksmith, and the locksmith came. He was nice and friendly. He worked fast. It was very good. One broken lock is now not broken, and I have new keys. It was a quick professional job. It went well. It's good to have a backup plan if things go wrong, especially in an old place like this.

We bought a house and First American was the home warranty that was offered to us. So far, their service has been fine. When I submitted claim online, the process was easy and their tech came out the next day to fix the issue that we were having. He was polite and knowledgeable. He was pretty efficient and he was done within 30 minutes to an hour. The quality of his work was good, too.

I saw a TV ad or something on the phone for First American and I liked the cost. First American’s is reasonable compared to others. But I looked at three companies before I decided to go with them. I call and speak to a representative when I submit a claim and tell them what is going on. The process is easy since I know what I can call about from my paperwork. The rep gives the name of the company, the location and the phone number, and I look them up on the internet. I’ve had good luck with the contractors. In my most recent claim, some of my more expensive electrical plugs stopped working and the techs came to replace them.

In the seven years that I’ve been with First American, I’ve been getting good customer service. Most times, it's very professional and I have been satisfied. I usually call in to submit a claim and the technicians they’ve sent are good. I've only had one tech five years ago that I wasn't pleased with. I have two air conditioners, and he came to service the one upstairs. He said I needed a new filter and he didn't even try to diagnose what was wrong with my unit. I was taken aback by that.

My First American home warranty was acquired for us by the owners when we bought this house. They covered us for the first year, then we had to pick up the payments from then on. We've been with them for about 14 years now. When I have to submit a claim, I call them and their agents are good. They give me the name of the contractor and a contact number. Then, most of the techs they send out are pretty good. This last one was a little wagon, but most of the time, they're okay. Also, the waiting time could be improved because I had to wait two weeks for a new washer.
For another claim, it took a a week before the plumber came out for my kitchen faucet. He said that the faucet was broken and that he had to submit a report to First American so they could order a faucet to replace it. All in all, it took two weeks before I had water in my kitchen. It was the same situation for my washing machine replacement as it took about two weeks to get a new washer in here. First American has an option where you can take a cash payout and go get your own. I'm going to do that next time because it'd be a lot quicker for me. Other than that, I haven't had a problem with the coverage. Also, my son bought a house up here and I told him to get First American. So he did.

First American Home Warranty is a great service if you're a homeowner. They have been very responsive. The service has worked out for a lot of repairs. It was cost-effective. It saves me a lot of money on my home repairs. I do everything online, and I just deal with the subcontractor. Sometimes they get local contractors to do the services in Albuquerque, and some of them have been not the greatest. That's the one they need to keep an eye on. For example, we had a swamp cooler that needed to be replaced, and the service provider they initially assigned to the job is notoriously bad here in Albuquerque, but FAHW changed after we complained. We recently did a garage repair. One of the sensors was bad. First American sent people out and fixed it. Both of the people that First American contracted with, who are local subcontractors, did a good job. I've recommended FAHW to families and neighbors who are looking for a home warranty.

I purchased a home warranty with a repair or replacement guarantee from First American Home Warranty with a swimming pool rider. My first claim was for a broken light in the pool. Of course I was told that the swimming pool light is not covered, even though the salesman originally told me that any problem with the pool would be repaired or replaced, STRIKE ONE! This week, my water heater started to leak. I called and a repair company was dispatched. AZ Remodeling and Plumbing. I was charged $100 for the service call. The plumber who arrived told me the unit couldn’t be repaired and I would a new one. In fact, he told me I would be getting the identical unit as a replacement.
Two days later I was told that I was getting the new water heater but I would need to pay $1,340 for the modifications to install the unit. I was told that would cover moving the gas lines, the water lines and the vents. In that I was told I’d be getting the identical unit, I argued that there should be no modifications, but was told that I either pay the $1,340 or they wouldn’t even order the replacement unit. All this while I’ve had no hot water for the last 5 days. STRIKE TWO!! I then contacted an independent plumber and got a quote to put in a new unit for $1,400 total. Angry about this, I contacted First American and was told, since I was unhappy with the contractor that they dispatched, I could take a “cash out” offer, which reflected what they would have had to pay the contractor for the installation of a new water heater. That offer was just over $500.
The insurance company, in conjunction with the installer was trying to hold me hostage to pay $1,340 plus the initial $100 service call to install a system they claim was going to cost them less than $600. STRIKE THREE!!! I plan to file a complaint with the Florida State Attorney General as well as the Florida Insurance Commissioner. This probably won’t go anywhere but I’m inspired to be a pain in their ass. My advice is to NOT DO BUSINESS WITH FIRST AMERICAN HOME WARRANTY!!!

First American dispatched AZ Remodeling and Plumbing Inc who reported an unrepairable leak and recommended replacing the water heater. Due to the water heater replacement, there are non-covered costs reported for modifications totaling $1,340.00 that are not covered items by your home warranty contract.
Our records indicate that you declined the non-covered costs therefore a cash payment in lieu of the water heater replacement was processed on April 24, 2026, in the amount of $515.47. Payments are based on First American’s negotiated rates with its suppliers which may be less than retail. Please allow 7-10 days for the processing and mailing for your check. You can refer to your home warranty contract under the First American Advantage section as well as Limits of Liability number Seven, Ten, and Fifteen, for additional information.

I’ve been with First American for five months now. I submitted a claim, and the techs were great. Two of the stove burner sensors were bad, so they replaced them. Everything's good since then. I would recommend them based on their ease of use and customer service.
