UWM is one of worst mortgage lender. My house mortgage no ** I've very bad experience with this lender. My mortgage monthly installments are ongoing since 2024 Dec. ESCROW for property tax are deposited mortgage account $16980.00, since start, city of Dallas Carrollton-Farmers branch property tax department send delinquent later 6 times. I contacted several times. This bullshit company, uwm didn't pay the property tax. Every month penalty and interest add $895.00. How do you feel this harassment? I contacted January, February March April and finally May 2026. Bullshit tax team false explanation to me. I contacted several times. Customer service are false explanation. Like property tax account last 6 digit ** the representative tell me by mistake we've account no **. It's false. I was request correct and pay the property tax. They UWM didn't pay single penney. This is a stupid nature of company where I can contact to legal action.
I contacted one of uwm TAX guy name Abdullah **. He misleading me for my mortgage maturity times. Property tax is to be paid every month on time as I payment with monthly installments. How the lack of knowledge Mohammed explain me. I've 6 property different state. This is the one I got bullshit activity where I received delinquent letter. I would like to attention tax department to flow up this issue. I don't recommend to my friends colleagues and others to UWM mortage.

These guys keep texting me and calling me even though I have asked them to stop. I even have text messages stating I have "successfully been unsubscribed"...only to get more texts and phone calls later. I'm even on the national Do Not Call registry! I have never and will never do business with such an unethical company.

Illegally contacted me for advertisement purposes on my cell via text on my phone against State and Federal Laws. 47 USC 227 (5) specifically. "Unsolicited Advertisement" "Any material advertising the commercial availability or quality of any property or goods, etc..." If they'll break the law to solicit you, imagine working with them!

My experience as a borrower with United Wholesale Mortgage has been extremely disappointing. I was given false or misleading information multiple times, received conflicting answers, and had to constantly follow up just to get basic clarity. At least three separate instances involved information that later turned out to be untrue. Communication was poor, important details were not properly disclosed, and accountability was completely lacking. On top of that, their payment handling process is outdated and inefficient, including the inability to accept standard mobile bank deposits, which caused unnecessary delays and frustration. Overall, this was one of the worst customer service experiences I’ve had during a mortgage process. I would strongly caution other borrowers before working with this company.

I am writing to formally lodge a complaint regarding the handling of my mortgage application. I have experienced several issues involving privacy breaches, unreasonable conditions, and inefficient processing. 1. Unauthorized Privacy Breach and Contact. I explicitly stated that no one other than my broker is authorized to discuss my personal information or file details. Despite this, a member of your QC Underwriting team contacted me directly to question my living and rental situation. This contact was unauthorized and felt like a "sneaky" attempt to bypass the established communication channels.
2. Unrelated Property Conditions (The Shed). My home is fully completed. I am currently building a separate tool shed, which is a personal project and not part of the primary residence required for the loan. Your team has repeatedly insisted on the completion of this shed as a closing condition. A personal shed is unrelated to the property’s habitability or the loan’s security, and I request that this unnecessary condition be waived immediately.
3. Inefficient "Piece-Meal" Documentation Requests. The processing of this loan has been unnecessarily delayed due to your team asking for documents one by one rather than providing a comprehensive list. First, I provided utility bills. Days later, I was asked for proof of mailing. Then, I was questioned about my rental situation.
I have already clarified that I do not pay rent; my partner is solely responsible for those payments. He has already submitted a signed letter of consent confirming this. Continuing to question me on this after receiving proof is redundant and obstructive. Conclusion. The constant delays and the breach of my privacy are unacceptable. I request that my file be reviewed by a senior manager, the unauthorized calls to me personally cease, and the loan move to final approval without further unrelated demands.

We have had this company for 11 months. We receive 2+ letters per week regarding problems with our insurance coverage. Example we received letter dated 12/5 on 12/12 that all proof of insurance is up to date. Then on 12/16 we got letter dated 12/9 that stated since we have not provided proof of acceptable flood insurance they "bought" a policy and will escrow our account! When you call the person you speak to cannot readily help and have hung up on us before.

Your reps don’t like taking no for an answer. He called me stupid when I wasn’t interested. Way to run a business. Do you not screen your people before hiring? Do you support your employees name calling? Not very professional.

IMHO, this is the MOST incompetent mortgagor with whom I have EVER dealt with over the years (a LOT of years). At a time where there were fires and insurance fall-outs in CA, I paid my insurance so it wouldn't lapse. This company has some process where you write in and upload documents showing your policy. They are a MORTGAGOR!! THEY are supposed to be communicating with insurance and taxes. It's so time consuming to upload documents, etc. I did though, and informed them it was PAID. Notwithstanding, they then paid the insurance!!!! I then received a check from them AND from my insurance company. They then PUT A DEFICIT ON MY ESCROW because they paid a bill that I had ALREADY paid and then RAISED MY HOUSE PAYMENT!!!.
I highly suggest considering paying off your mortgage early (by paying more principal) to get rid of this company. Better yet, pay off your mortgage entirely or seek out a different company for a refinance. In my opinion, they are the scourge of lenders akin to bottom-feeders in a sea of finance companies. Extremely distasteful. Their actions tell me that they are happy to take the THOUSANDS in interest I pay every year, but they don't want to do the work of properly servicing my mortgage. They make it ever so difficult to do a payoff also. Those they "recommend" are to be done by WIRE only, and if they don't get the funds by 11:00 AM eastern time then they add another day's interest. I suppose they leave at 2PM? Those aren't even banker's hours!!!! NEVER AGAIN!!!

Do not do business with United Wholesale Mortgage. I have had nothing but horrible experiences with them. The highlights include them requesting my academic transcripts in order to get a loan with them. When I resisted, they left me a voicemail that I have saved saying they needed the transcripts because they were not sure I was qualified for my current job because I "used to be a cleaning lady". *I used to own a cleaning company, although I'm not sure that distinction matters, as people who work for cleaning companies should not be excluded from home ownership.
Most recently they sent me an email stating that I hadn't paid my taxes. So of course I went through my bank statements in a panic only to find that the town had cashed the check three days before the taxes were due. I called the town and they said they could not understand why UWM would say that. All my taxes were paid.
