    Such a SCAM! Worst decision I have ever made! They lie and cheat you out of so much money! They are good at selling you a package and then they take more and more money from you and there is no way to get out of it. The maintenance fees are outrageous and they keep going up more and more! Customer service is horrible! Members are treated like crap! You can send a message to member services even after you pay an arm and a leg and if you have a question you don't always get a response...If you have a complaint they don't care. They have a referral incentive program that you can earn money to help offset your fees but they never ever send you the incentive bonus and they give you excuse after excuse or once your friends get there they cancel on them so they don't have to pay you. They don't give members any special treatment.

    You would be better off saving your money and just go on a normal vacation because with a timeshare you end up spending a fortune for absolutely nothing and there is no way to get out of it! If you go to one of the meetings and you turn them down they get very angry at you and waste hours of your time trying to sell you more crap and tell you more lies on what you can get. They should be ashamed of what they do for a living. Selling people packages to places that are not kept up with and pools are always broken or shut down, rooms are outdated, and insanely overpriced for the quality! I would never recommend anyone wasting their hard earned money with this scam....It is hard to get out of it and the member services do not care what you have to say at all! Don't purchase from Club Exploria!

    Unhappy Ownership – Warning to New Customers. This has been a very disappointing and misleading experience. New customers, please record the sales presentation. They keep you there for hours making promises that are not reflected in the contract. I was promised 240 Expo points every 2 years what will cover up to 3 weeks of vacation per year. In reality, 117 Expo points only covered 2 nights in the Pocono Mountains, and availability is almost never there when you try to book.

    During the presentation, everything sounds flexible and affordable, but once you try to use it, the reality is completely different. You are rushed through signing and are not given proper time to review the contract in detail. I feel misled and trapped in a contract that does not match what was presented verbally. If anyone knows a legitimate way to exit this contract, please share. This system feels designed to benefit the company, not the owner.

      We bought a timeshare from Exploria Resorts on July 24, 2022, at Pocono Mountain Villas during what was supposed to be a family birthday celebration. This has been one of the worst financial decisions we've ever made, not by choice, but because we were pressured and deceived. We purchased a weekend stay at the Pocono Mountain Resort from a third party travel site offering a package deal during the Covid-19 Pandemic. When we arrived, they told us we had to attend a "30-minute presentation" or pay way more for our stay. What followed was a three-hour nightmare with sales rep Jose ** and his team. We kept saying we weren't interested and explained we had just had a baby with only one income, but they wouldn't let us leave.

      They sold us on the timeshare being an "investment" with equity that would appreciate and could be resold or passed on to our kids. We asked for time to think about it, especially since it was my wife's birthday, but they said we had to decide right then and there. The worst part? They didn't even tell us the interest rate until weeks later when the loan papers showed up in the mail. The real cost was way more than what they told us during the presentation.

      Since we signed, it's been nothing but problems. Maintenance fees keep going up and are killing our budget. Credits expired before we could use them. We can't book anything during holidays. And they never mentioned the costs to transfer through RCI. We were tricked into spending over $20,000 we clearly couldn't afford. Exploria's salespeople are predatory. They target families during what should be happy moments and use pressure tactics and lies. We've asked them to cancel our contract, but we're still stuck with these obligations. Stay away from Exploria Resorts. They don't care about honest business, just trapping people.

      Exploria Resorts is a financial burden, and they ignore concerns. The mortgage is paid off, but annual fees increase every year. We stopped paying maintenance fees because of the sinkhole at the resort. A sales representative promised the company would repurchase the share if we could no longer afford it. This promise remains unfulfilled even though we try to return the share. The original contract was for a ten-year term. That timeframe passed, yet we still have the timeshare. We feel taken advantage of due to our age and limited resources. I see the resort tells everyone to reach out to consumeraffairs@exploriaresorts.com. I already did this. They are not helpful and do not resolve the issue. This company lacks empathy for owners facing financial struggles.

      High-Pressure Sales Tactics and Escalating Fees. Exploria caused my wife and me ongoing financial and emotional difficulties. The presentation stretched well beyond three hours and became a relentless ordeal of high-pressure sales tactics. Despite our repeated refusals, multiple salespeople took turns pressuring us, each time presenting a so-called "better" deal. The constant barrage wore us down until we felt we had no choice but to agree.

      We were assured the costs would be comparable to our previous plan, but instead, our fees have skyrocketed. Critical information about rising maintenance fees and additional charges, such as exchange fees, club fees, reservation fees, and cleaning fees, was never disclosed. The Truth in Lending disclosures we received were incomplete and misleading. We feel completely scammed and trapped in a contract we were manipulated into signing. The entire experience has been a source of significant stress and regret. We strongly urge others to avoid Exploria Resorts and spare themselves the headache and financial burden we have endured.

      We accepted a promotional stay offered by Club Exploria. We booked the stay at Exploria’s Pocono Mountain Resort and met with sales agent, Kerry **. We told Kerry that we only vacation on cruises, so did not feel the Exploria product was appropriate for our family. She explained that with 172 biannual Expo points, we could book two cruises a year. We did not have access to the booking site during the rescission period, so it was impossible to know that we had been baited and switched. When we did have access to the booking site, we learned that it would take 22 years of points to book one cruise.

      Kerry also said that we could rent out the points to pay our maintenance fees if we did not need the points. She said one of their staff would be reaching out to explain the process and added that they typically reach out around September each year. No one reached out and in speaking to others, I have learned that it is extremely difficult to rent out timeshare weeks. Kerry had said we could make thousands of dollars. She wrote down all of the promises on paper, including the math, but would not give us a copy of our notes. We purchased a 2 BR Fairview biannual week 46, Unit #1537, at the Pocono Mountain Resort on November 22, 2024, for $13,567.60. The down payment was $1,356.76 and the amount financed was $12.210.84.

      On April 20, 2025, we accepted a promotional stay offered by Exploria’s marketing department, which we booked at Gatlinburg Town Square. We fell in love with the location. We met with Loletta **. She showed us how Kerry had lied to us because, as Loletta explained, we wouldn’t be able to book a week’s vacation with what Kerry had sold us. Loletta said we would only be able to book maybe three days every other year. She said that we were stuck and our only option was to buy a different plan with more points. She did not mention that Exploria was in the process of selling the Gatlinburg properties, which was the reason we purchased the second time.

      The purchase price for a 2 BR, Gatlinburg week 28, unit 102 was $31,147. The down payment was $3,850 and we financed $27,297 at 15.9%. We booked a second trip to Gatlinburg in October of 2025 using our Expo points. When we arrived, we were informed that the entire Gatlinburg resort had been sold to Capital Vacations. This location was the reason we purchased the second time.

      Now we are stuck with this timeshare that we can't use. I reached out to Exploria with my concerns and they said that we could use the exchange to stay there through RCI. However, when I looked into that process, I would have to pay $400 extra to use my points for a week there and they have no availability at all listed on the exchange website for any size room that we would need to go as a family. In addition, there were only four dates available. We had to instead book a stay that is not at all what we wanted. No one in their right mind should do any business with this company

      Warning: High-Pressure Sales Tactics and Broken Promises. We fell victim to Exploria's predatory sales practices in February 2021, and I'm still dealing with the financial and emotional consequences. What was promised as a 90-minute presentation turned into a 3+ hour nightmare of relentless pressure and manipulation.

      We were lured in with promises of gift vouchers and told this would be a simple visit. Instead, we were trapped in a room with multiple salespeople who refused to accept our repeated "no" answers. Each rejection was met with another "better" deal until we were so worn down that we gave in. They rushed us through signing paperwork without time to read anything properly. The lies were staggering. They claimed we could rent out our unit and it would "pay for itself" – completely false. They promised to consolidate our existing Massanutten contract under Exploria – never happened.

      We're now paying TWO separate timeshares instead of one. They said the costs would be similar to our current plan but our fees skyrocketed while our points decreased. They never disclosed rising maintenance fees, hidden costs like exchange fees, club fees, reservation fees, or cleaning fees. The Truth in Lending disclosures were incomplete. They oversold availability and amenities that simply don't exist. They forced us to stop using RCI without explanation. We haven't used this timeshare once since the "upgrade" because it's worthless compared to what we were promised. We feel completely scammed and trapped in a contract we were manipulated into signing. Save yourself the headache and financial burden – stay far away from Exploria Resorts.

      We signed a timeshare contract with Exploria Resorts in January 2022 after attending what was supposed to be a one-hour presentation at their Poconos location. We had already purchased from them in 2019 and had just finished paying off that loan, so we had no intention of taking on more debt. However, representative Stephen ** pressured us into upgrading by claiming our existing membership was inadequate and that upgrading was necessary for better availability, EXPO point privileges, and eventual resale options. The presentation stretched far beyond one hour, and we were shown documents for a unit with an outstanding balance from a supposed previous owner while being hit with "today only" offers. We were told EXPO points could generate income through RCI or Marketplace, but the reality has been completely different.

      We've struggled to find buyers, paid extra fees to roll over points, and watched maintenance costs climb year after year. Worse, we were blindsided by "special assessment" fees that were never disclosed during signing. They sold this as an investment for our family but never mentioned that any debt would pass to our children after our death. When we contacted Exploria in August 2025 requesting cancellation due to financial hardship, they simply said they don't offer buybacks and we should sell it ourselves. This confirmed the deceptive tactics used during sales. Exploria Resorts made false promises, withheld critical information, and used high-pressure sales techniques to trap us in a contract we cannot escape.

      My wife and I, both in our 70s on a fixed income, were victims of Exploria Resort’s lies in February 2020. Their representatives pressured us into a long presentation with outright lies and false promises. They claimed we could pay maintenance fees with Expos - false, with only a $500 limit and 90-day processing delay. They promised Disney benefits that don't exist, told us we could "go anywhere" through RCI, but we've never been able to book a single vacation in 6 years due to no availability. We are a disabled couple needing ADA accommodations, they assured us this wouldn't be a problem, yet we can't get accessible rooms through their system.

      They even lied about the rescission period, saying 3 days when Florida law allows 10. Since the pandemic and my declining health (stroke, COVID hospitalization, now in assisted living), we can't use this worthless timeshare while still paying mounting fees. Their "exit process" is non-existent despite promises otherwise. These predatory practices targeted seniors with health issues and financial constraints. We've received zero value from this purchase based entirely on lies. Save your money and dignity.

      My family was pressured into purchasing on a trip we took to reset after the suicide of our son this year. We were tricked into believing it was a way to vacation more for cheaper. Thinking this is just what our family needed (HappyTimes). When in fact there cost ends up higher than the regular rates the places charge. Everything they told us was a lie. It took weeks to receive any information from Exploria Resort and by the time we realized there was no value the this purchase it was too late to cancel.

      As if my family didn’t have enough to deal with we at least believe we could take the family places for discount prices to help ease their mindset when in fact using the site cost us more. We have three young daughters and now I’m in debt to this company for thousands the pressure of this lie is literally unbearable. I seriously don’t know what to do my depression has worsened. This kind of thing should be eliminated its wrong to mislead people into contracts that do not fulfill its purpose let alone almost impossible to use yet they expect payment on time or it ruins your credit score. SOMEBODY HELP ME!
