How does State Farm homeowners insurance work?

You can only purchase State Farm homeowners insurance through its network of independent agents. Once you receive a quote, you can choose from three broad tiers of coverage: Essential, Expanded or Premium. You can select add-ons, including flood insurance or earthquake coverage. Once you purchase State Farm homeowners insurance, you’re covered if your home is damaged due to natural disaster, theft or other covered incidents.

What does State Farm homeowners insurance cover?

The standard State Farm homeowners insurance plan provides multiple benefits, including:

  • Dwelling coverage protects the overall structure of your home, including floors, countertops and built-in appliances.
  • Dwelling extension covers structures that are detached from your primary property.
  • Personal liability coverage helps pay for legal fees and medical bills if you’re held responsible for someone being injured on your property.
  • Medical payments coverage helps take care of medical expenses for a guest injured on your property.
  • Loss-of-use coverage handles the cost of a hotel and other necessary expenses if you need to find alternative housing while your home is undergoing repairs.
  • Personal property coverage reimburses you for damaged personal items.

State Farm also has add-ons for those who need extra coverage. Flooding and earthquake coverage are two of the most commonly used add-ons. State Farm add-ons include:

  • Flood insurance provides coverage for natural flooding, which isn’t provided under standard homeowners insurance.
  • Earthquake coverage is not provided on typical homeowners insurance policies but can be added for an additional cost.
  • Full replacement cost covers the actual cost to rebuild your entire home.
  • Home systems protection helps replace several types of home systems, including water filtration systems, air conditioning systems and power generators.
  • Off-premises structures coverage lets you add structures you own that aren’t located on your primary home’s property to your policy.
  • Personal injury liability coverage helps pay for legal costs if someone is injured at your home and the injured party sues you.
  • Sump pump and drain backup covers water damage caused by a faulty sump pump or drain backup.
  • Service lines coverage provides financial protection if underground lines that belong to you need repair or replacement.
  • Umbrella coverage is an extra layer of coverage that protects your assets in a lawsuit. This is a helpful add-on for those with high net worth.
  • Identity theft coverage helps you pay legal fees if your identity is stolen.
  • Energy-efficient upgrade coverage helps pay for the cost if an appliance breaks and you replace it with a more energy-efficient version.
  • Mold coverage helps cover the costs of mold removal.

State Farm home insurance cost

Most policies with State Farm cost between $1,500 a year and $3,000 a year. That comes out to between $125 and $250 a month. More valuable homes typically have annual premiums of $4,000 a year or more. Important factors that affect the cost of your State Farm homeowners insurance include the level of coverage, the value of your home and where you live.

The best way to get a price on homeowners insurance is to request a quote through the State Farm website or to speak to a State Farm agent.

State Farm homeowners insurance FAQ

What does State Farm homeowners insurance not cover?

Standard insurance from State Farm doesn’t cover damage caused by floods or earthquakes. These are two of the most common add-ons people purchase for their homeowners insurance policies, depending on where they live. They’re both worth considering if you think this type of damage is possible. Whatever is not explicitly listed as covered in your policy is not covered.

Does State Farm homeowners insurance cover foundation repair?

It depends. If a natural flood damages your foundation, then foundation repair won’t be covered unless you have purchased flood coverage.

How does State Farm pay homeowners claims?

State Farm can make payments into your bank account, send them in the mail or pay the repairer directly.

Does State Farm homeowners insurance cover water damage?

It depends on the source of the water damage. If the damage comes from a leaking appliance, it’s typically covered. If the cause of damage is a natural flood, you’re only covered if you have a flood damage add-on.

Is State Farm home insurance good?

State Farm offers good coverage for homes. The prices can be a bit high, but the convenient network of agents and multiple available discounts sweeten the deal. Several customers praised the company’s representatives for acting like members of the family when disaster struck.

I asked for an adjuster for an unidentified roof leak causing damage inside my home. I was told I can only get interior repairs covered. So I asked what happens when it begins to leak inside again. I was told the adjuster would return for a new assessment. Now I see commercial with A list celebrities. Thank goodness they allocate our money to the right places.

The worst customer and vendor services I have ever. It takes more then 30 mins to wait and the numbers the Statefarm reps and emails give out are not even for the right divisions. The AI/ computer automated system is the worst for speaking with. What happened to Statefarm reps being accountable for their claims?

I know State Farm well and in auto, they are 100% awesome! I had a fire and lost everything in my house and had $240,000 for contents. My adjuster has depreciated everything so much that all I have in my house is a bed. My kitchen is complete but as for furniture, etc my adjuster is nickeling and diming me to nothing.

So.... for all those unhappy folks I say work up the chain from Team Manager to Section Mgr and up. AND file with the State Board of Insurance! I have never seen the paperwork on what was allowed and how much for each thing. And it is all so overwhelming as an older single woman that I want to scream and bury my head but I have never had a claim and I have been with State Farm over 40 years! Yes they did put in me in a rental and pay for the rental and did give me $8k up front for clothes, etc but I lost everything! I trusted them for over 40 years and now they want me to buy particle board furniture with what they gave me????

Had State Farm homeowners insurance for over 20 years and over the years made 2 small claims around $500-$1000, but when I really needed the insurance for roof replacement due to storm damage, they denied the claim and had multiple inspectors come with all of them writing reports that the roof needed replacement. They offered like $2500 and by the time they subtracted the deductible they offered us like $300. We filed a lawsuit and won over twice what the roof was worth so they lost double the money. Then they jacked up our premium by $600 so $3600 new premium. That's when we canceled and got insurance through a superior company for $2100. Their "like a good neighbor" slogan is a joke. The ordeal took almost a year to get resolved with their delays and the lawsuit.

Filed a claim for roof repair/replacement for damage during Hurricane Helene. My roofing company estimates ~100 damaged or missing shingles. S/Farm adjuster "implied" he would recommend full roof replacement more than once. Now Feb 20, 2025 and still fighting S/F. They continue to deny claim and offer to pay for approx. $2,000 for roof repair and water damage to walls and ceiling. Less than my deductible!! Working with my S/F agent and roofing contractor, have performed all tests and "jumped thru all the hoops" that S/F Adjuster has required. And the response yet again is "this roof is repairable" so claim for full replacement is DENIED.

Perhaps CEO Jon Farney could cut his >$8.5 M salary to uphold "the important role of the S/F mission to help people. Farney emphasized the company's long-held focus on the customer will carry forward... (Quote from his acceptance speech upon CEO appointment!) My advice to others: If you are looking for homeowner policy - stay away from State Farm!!!!

We've had State Farm insurance for both home & auto for well over 50 years. In late December, 2024, a pipe burst in the upstairs master bath while we were gone, so we don't know how long the deluge lasted. It ruined the floor & vanity in the bathroom, as well as flooding the daylight-finished basement m-i-l apartment (not lived in). The main damage on the lower floor was to the area directly under the flooded bathroom, but the entire area was carpeted and because we've been planning to move, we had packed boxes stacked in the living area down there, along with the furniture.

A moisture mitigator came out within a few days, and they ripped out the vanity and floor in the bathroom. Downstairs they could only set up great big dehumidifiers (I think that's what they're called) because they had to have everything packed out before they could pull up the carpeting. We were told the adjuster would call within 48 hours. For THREE WEEKS, whenever called, texted or emailed said adjuster, we got a message saying he would call within 48 hours. Finally, my husband called our agent, who called somebody else about the adjuster. The adjuster then lied and said he'd tried calling, but couldn't get my husband. His phone records bore out that he had *never* called, nor texted. We were assigned a new adjustor who called the next day.

However... although communication was at last established, now they're trying their best to deny as much as possible. We're going on 2 months of this now, & they are just beginning to cut a few checks for the moisture mitigation (which ended up being much worse than if it had been taken care of immediately) & are balking still for other needs. I can hardly wait for this to be over so we can find a different insurance company! I've already gone on enough about it, but there's so much more. We are elderly, & now may be dealing with a mold problem as well, which could be the cause of allergy-type symptoms we've been experiencing (neither of us had allergies before). It's possible it could be months before we can use our master bedroom and bathroom again.

13 years with State Farm with everything from cars, motorcycles, boats, home, renters insurance and after a hail claim in October 2024- State Farm decided to cancel me 12/9/24 and state this was per my request, which said request never took place. Misunderstanding? I thought so at first, then I quickly realized after they would not reinstate me due to they no longer cover my zip code, that they canceled me due to my having a second hail claim for my roof in 13 years.

Sadly, now I am struggling to find homeowners insurance because of my unknown lapse in policy, as well as having a recent claim on my roof. My premiums have now increased up to $3,000 per year due to their negligence. I am so disgusted. So as of today, I have pulled every other policy I HAD with them and moved them ALL to another insurance company, because I will no longer be a lifetime State Farm customer.

We've been customers for almost 40 years, but we had never had to file a homeowners claim before now. We have a gigantic hole in our roof caused by Hurricane Beryl over 6 months ago. We also have lots of inside damage to our insulation and ceiling, our wired smoke/carbon monoxide detector system was destroyed, and most of our fence was destroyed. State Farm was saying that we can get it all fixed for around $2000 which is less than our deductible. That's less than the smoke detectors are going to cost. The cheapest estimate for our roof was over $30,000, we've gotten several and they all say that no reputable contractor would repair a roof with a hole that big.

Now they are saying that the claim is denied because there were no weather events around the time of our claim. (We literally had a hurricane that day. It's pretty well documented.) Also, that doesn't even make sense because they acknowledged that the damage was from the hurricane when they did the inspection. They refuse to return calls or emails. Our agent is completely incompetent and doesn't understand anything about the appraisal process. He actually told me that if he were me, he would hire an attorney.

State Farm is by far the worst insurance company on planet Earth period. This company is criminal. They deny most every claim. They denied my roof claim and should have paid for it. State Farm loses hundreds of millions of dollars annually. Make sense why they screw everybody out of their claims.

State Farm decided to not renew our homeowner's policy -- the stated reason was our one-and-only claim for $12K. The claim was subrogated by State Farm and we were found not responsible by State Farm. The other company paid State Farm for the damage. I called State Farm Claims -- they said, "Talk to your agent." Agent said to talk to State Farm Claims. I pressed our agent. The agent said that they recently received training that when Underwriting decides a policy won't be renewed they will list the claim that was made and state that it is the reason for not renewing.

The agent went on to say that according to the training they received, the stated reason might have absolutely nothing to do with the reason for not renewing. I asked if they got this recent training because State Farm is non-renewing their way out of WNC in the wake of Helene. He didn't answer. NC allows insurance companies to not renew for any reason or no reason at all. I expected State Farm to treat their customers with more respect -- stating a reason for not renewing that is false or misleading is unethical.
