How does Select Home Warranty work?

Select Home Warranty provides service contracts that cover the repair or replacement of major home systems and appliances, such as heating, cooling, plumbing, electrical systems and kitchen appliances. The company operates on a subscription model where homeowners pay a monthly or annual premium in exchange for coverage. Contracts are renewable each year, with discounts available.

If there’s an issue with any covered appliance or system, you file a claim. You will pay a service fee, and then Select Home Warranty (or a contractor working on its behalf) will repair or replace your appliance or system. Claims must be filed within three days of discovering the problem.

To file a claim with Select Home Warranty, follow these steps:

  1. Contact Select via phone or email, or submit a claim online.

  2. Select will contact an independent contractor to provide repairs within two business days (up to four days if you make a claim during a weekend or holiday).

  3. You pay a service call fee to the contractor (starting at $75). If the repair is covered by your warranty, Select covers the rest of the cost.

Coverage begins after a 30-day waiting period, so claims submitted before your policy is effective won’t be covered. During the claims review process, Select Home Warranty may request documentation showing that a covered system or appliance has been properly maintained. 

Even when a claim is approved, coverage limits may apply, meaning homeowners are responsible for any repair or replacement costs that exceed the plan's maximum payout.

Select Home Warranty coverage exclusions

Warranties generally don’t cover preexisting conditions, cosmetic issues or item upgrades. Select Home Warranty’s terms and conditions specify it does not cover anything related to hazardous materials like asbestos, lead or gas leaks. It also doesn't cover damage that’s the result of an act of nature or due to previous improper care, installation or failure to properly maintain a system or appliance.       Do not sign with this warranty company. They will low ball every claim you bring, they will intentionally delay any responses, and they will put you on hold for hours at a time so that you cannot cancel your policy.

      This had been the worst home warranty experience. Very unprofessional phone agents, and no follow up. I would not recommend this home warranty. I had a very good experience in the past with Old Republic Home Warranty and I regret my decision to try Select Home Warranty due to their offer of two free months.

      SHW was one of the worst home warranty insurance companies I have ever dealt with. I didn't have to use them too much, yet the three claims over 4 years I did have was always an issue. The lack of communication on their end, then they would close the claim without even speaking with me, causing me to have to start a new claim. The only time they wanted to resolve is when I would ask to cancel my policy. Even with cancelling the policy, they dragged their feet on it, trying to keep charging my card until I had to finally close out the card I had on file. I would not recommend anyone to use them ever. They may be cheap, but I promise you, they are not worth it. Also, you have to pay $75 just to cancel, regardless of how long you have used them.

      They bombard you phone calls, text and emails to get with about updates and contract lock in which they want payment upfront. I requested a refund of my first year which I paid for before the attack to lock in future years upfront.

      This is a scam. Avoid at all costs. You will pay monthly and when you file a claim they will give you what they determine to be the market value for your broken appliance. This means you will receive a fraction of whatever it would cost to repair or replace the appliance itself. I bought this policy assuming that if one of my appliances broke I would be able to use my warranty to get a new one or get it repaired. I was wrong. I was fooled. Don't do what I did. You are better off without this. It is a $50/month scam that will give you next to nothing when you attempt to use the policy.

      VERY DISAPPOINTED WITH SELECT HOME WARRANTY — BUYER BEWARE. After my experience with Select Home Warranty, I am DONE. A home warranty is supposed to provide peace of mind when something breaks. Instead, my experience has been frustration, limitations, fine print, and now one final insult — Select wants to charge me $75 just to cancel the policy. When a company makes it easy to take your money but then charges you to leave when you're dissatisfied, that tells me everything I need to know.

      Consumers need to understand that the words “repair or replace” may sound great when you're buying a warranty, but READ THE FINE PRINT. Find out what happens when your equipment is older, when replacement parts are no longer available, what the coverage limits are, and how much they will actually contribute toward replacing an item. And if you finally decide you've had enough? Be prepared for a cancellation fee too.

      My suggestion: before signing with Select, take a serious look at American Home Shield as another option and compare the contracts side-by-side. Ask both companies the same questions about repair versus replacement, unavailable parts, coverage limits, service fees, and cancellation charges. Don't make your decision based on advertising alone. I don't expect a home warranty company to cover everything. I DO expect straightforward service, reasonable treatment, and a company that makes me feel like a valued customer rather than another contract number. Select Home Warranty failed that test for me. My advice: DO YOUR HOMEWORK BEFORE YOU BUY. READ EVERY WORD OF THE CONTRACT. After my experience, I cannot recommend Select Home Warranty.

      Absolutely the worst company ever. I had a problem with my toilet and I told them that it was probably the wax ring that probably needed to be replaced. They denied the claim and said that it wasn't normal wear and tear. I called again to report a claim on my washer and they sent a tech out. The tech said that the computer board where you turn the settings was going out. The company sent invoice and I even sent them as well. When talking with SHW staff they are saying that they did not receive the invoice and say that it was the door to the washer that needed to be replaced, so it got denied. DO NOT WASTE YOUR $ ON THIS COMPANY!!!

      I live in CO where our temperatures have been in the upper 90s and low 100s. My air conditioner has had a difficult time keeping up. I called an independent contractor on 7/31. (My understanding is that I could pick my own contractor - which is one of the reasons I selected SHW. Also, I was told SHW's contractor was booked out for months.) The contractor told me that the furnace and air conditioner are the originals when the house was built in 1999. The contractor also told me that it would be very difficult to find any parts if I wanted to attempt to repair the units. I sent in the document the contractor prepared,and heard nothing. I had 2 claim #s for the air and furnace.

      I got second bid on 8/5, and sent it in. I've been calling almost daily to see where my claim stands. The agent kept giving me requirements to pass on to the contractor. I was told on 8/17 that there was no resolution, but I should have something emailed to me in 5-7 days. The final word came today - they will not cover EITHER AC or Furnace because it's considered an UPGRADE!! How can you NOT upgrade a 27 year-old furnace and AC?? I asked if there was an appeal process and the agent just kept giving me the code that says they won't cover an upgrade!! ARGH!!!!!

      I paid for 3 years and am a little over a year and a half into the term. Supposedly, a person from "Customer Loyalty" is going to call me to discuss a refund of the remaining fee. I asked for a number to contact this department and the agent kept saying, "I'll have them call you." Uh-huh. As many other dissatisfied customers have said - I have spent HOURS on the phone trying to get an answer! I plan on contacting the Consumer Advocate at our local news station and the BBB. NEVER use this company! This was my first experience, and I regret ever enrolling in this scam and shoddy company!

      Horrible response time. Too many loopholes so they don't have to cover things. Plumber said dishwasher would cost too much to repair, but after us buying a replacement, my son took it home and repaired it with a $5 part. A lot of the technicians have been subpar.

      I have had two appointments made with the same contractor to repair my disposal. Neither time did the contractor show up. I had to wait until the end of the day of the second no show before they would try a different contractor. Mind you, I had told them initially the contractor had horrible reviews. I wasted 2 days waiting for someone to show up and they never did. Now I have to call back on a separate day to get a different contractor and take a 3rd day off work to hope someone shows up.

      This is by far the worst and most dishonest home warranty company I have ever dealt with. I honestly don’t understand how they are still in business. In my experience, they find every possible excuse not to cover claims. When I tried to get my money back, I was repeatedly told that a refund check had been sent, but the check never arrived, and I have serious doubts that it was ever actually mailed.

      After reading many of the positive reviews here, I noticed that a lot of them follow a very similar pattern, which makes me question how genuine they are. On the other hand, the one-star reviews describe experiences remarkably similar to mine. Based on my experience, I would strongly recommend staying away from this company. Their business practices deserve serious scrutiny and, in my opinion, should be investigated by the appropriate consumer protection authorities.

      These people suck and that's putting it nicely! We went 3 months without A/C last year, screwing with these people. I finally booked and paid out of pocket for it. After numerous hours of talking to people that had accents and difficult to understand, I was told to submit documents. I ended up only getting $150 and they haven't even paid that as of yet, 1 year later. They have a reason to minimize or deny any claim you make. Not worth the money you pay for this worthless policy! AVOID!!

      ⭐ 1 star — eleven days without AC, $1,100 repair, $150 reimbursement, endless requirements, and still no payment. Please read this before buying Select home warranty. I usually read reviews, unfortunately failed to read enough about Select Home Warranty, so I felt obligated to take the time to share my experience for other consumers to make the right decision. I purchased a home warranty expecting peace of mind when something in my home broke. Instead, my experience with Select Home Warranty has been an exhausting, frustrating, and seemingly endless claims process. My AC stopped working on Aug 6, 2026 during a period when temperatures were over 90°F. What followed was eleven days of waiting, repeated phone calls, multiple documentation requests, contradictory information from different representatives, an estimated $1,100 repair, and a promised $150 reimbursement that I still have not received.

      Here is exactly what happened. Aug 6, 2026 — AC STOPS WORKING. My AC stopped working. I immediately contacted Select Home Warranty and opened a claim. Aug 7 — CONTRACTOR NEVER SHOWS UP. Select assigned a contractor the following day. The contractor repeatedly told me they would arrive “within an hour.” I waited. And waited. They never showed up and never even contacted me to tell me they weren't coming. Late Aug 7 afternoon, I called Select again. I was told they were closing at 7 PM and that I could find my own independent contractor, provided that Select pre-authorized the work before anything was done. So I followed their instructions.

      I found an independent contractor, called Select, and their representative spoke directly with the contractor and obtained all the information they requested. Then I was told: “We're almost closed. Call Saturday, Aug 8.” SATURDAY — MORE DOCUMENTATION. I called Saturday. Now they wanted photographs of the AC unit and maintenance records. I sent everything they requested. Then I was told the manager wasn't available and that I should call Monday, Aug 10.

      MONDAY AND THE DAYS THAT FOLLOWED — THE 48-HOUR CYCLE. I continued calling and following up. Every time I called; I was told that I would hear back “within 48 hours.” Meanwhile, I had no AC in 90+ degree heat. Then they requested three years of maintenance records. I provided four maintenance records. They also requested another photograph of the AC unit.

      I sent another photograph. Then I was told the photograph wasn't clear enough. So I sent another one. At every stage, I complied with whatever they asked me to provide. AFTER ALL OF THIS — $1,100 REPAIR, $150 REIMBURSEMENT. Eventually, Select told me that my $1,100 repair was approved—but they would reimburse me only $150. After everything I had gone through, I accepted the $150 determination and asked a very simple question: When will I receive the reimbursement? I was told to contact the billing department. So I did. THEN ANOTHER REQUEST APPEARED.

      The billing department asked me for another photograph of the AC unit, claiming the photograph I had already provided was not clear., again I explained that the day before, another Select representative had told me that the photograph was clear. This has happened repeatedly throughout this claim: one representative tells me one thing, and another representative tells me something completely different. THEN I SUBMITTED THE REPAIR INVOICE. Select specifically requested the repair invoice. I obtained it and emailed it to them. I then called to make sure they had received it. I thought that surely, after everything I had already submitted, this would finally be enough. It wasn't.

      During that phone call, I was told they now needed the old part number. I asked why this wasn't requested three days earlier when I had called and was told that the repair invoice was what they needed. The old part had already been removed and was no longer available. So now, after I have complied with every previous request, there is yet another requirement. THE MOST FRUSTRATING PART — THE REQUIREMENTS KEEP APPEARING DURING PHONE CALLS. One of the biggest problems I have experienced is that these additional requirements are often not communicated to me in writing. I submit what they ask for. I am told they received my information and that someone will get back to me. Then I wait. When I eventually call to check the status, I discover that there is another requirement that nobody previously told me about. Then I provide that information. I wait again. I call again. And another requirement appears.

      It has become a seemingly endless cycle: Submit documents → wait → call for an update → discover another requirement → provide it → wait another 48 hours → call again → discover another requirement. I have repeatedly tried to find out exactly what they need so I can provide everything at once and get this claim finished. Instead, the requirements seem to appear one at a time, only after I call to follow up. Because so many of these requests are made verbally, I have started documenting every phone call, every request, every document submitted, and what each representative tells me. AND I STILL HAVE NOT RECEIVED THE $150.

      After 11 days without AC, countless hours on the phone, multiple photographs, four maintenance records, an $1,100, an invoice that I submitted as requested (but I ended up replacing the whole system at the 11th day on Aug 17 and I have the receipt), and repeated promises that someone would get back to me within 48 hours: I STILL HAVE NOT RECEIVED THE $150 REIMBURSEMENT I WAS TOLD WAS APPROVED, and today is Aug 20, 2026. The $150 itself is not even the biggest issue anymore. The bigger issue is the process and the way this claim has been handled. The delays. The contractor who never showed up. The repeated phone calls. The constantly changing requirements. The contradictory information from different representatives. The repeated requests for photographs and records that had already been provided. The “48-hour” promises.

      And now, after submitting the repair invoice they specifically requested, being told that they also need the old part number—even though the part is already gone and nobody previously told me I needed to preserve it. I WAS ALSO INVITED TO REVIEW THEM — BUT COULDN'T FIND WHERE TO DO IT

      To make this even more frustrating, Select Home Warranty sent me a message telling me to “click the link below to review us.” I clicked the link expecting to be able to write a review. There was no apparent place to actually write and submit one. I find that particularly frustrating because I genuinely want to provide feedback about my experience.

      WHAT PROSPECTIVE CUSTOMERS SHOULD KNOW. According to the Better Business Bureau, from few days ago when I started to prepare this review, Select Home Warranty currently has thousands of complaints, including thousands categorized as service/repair issues. Anyone considering purchasing a home warranty should look at the company's complaint history and customer reviews before making a decision. I am not claiming that every customer will have the same experience I have had. I am saying that this is my actual experience, and I believe prospective customers deserve to know what happened to me.

      MY ADVICE. If you are considering Select Home Warranty, please do your homework. Don't just compare the price of the warranty. Think about what happens when you actually need to use it. And if you already have a claim with Select, document every single phone call. Write down the date, time, representative's name, exactly what they requested, and exactly what they promised. If they request something over the phone, ask them to put it in writing, which they don’t.

      FINAL VERDICT. I purchased a home warranty expecting peace of mind and protection when something went wrong. Instead, my experience has been:

      Broken AC → contractor didn't show → endless phone calls → repeated documentation requests → multiple photographs → four maintenance records → repeated “48-hour” promises → 11 days without AC in 90+ degree heat → $1,100 repair, but ended up replacing the system for $11,000 → $150 reimbursement approval → no reimbursement yet → repair invoice submitted → another request for the old part number. And the process still isn't finished. There seems to be no end to the requirements. Actually, I quit contacting them, and that’s exactly what their goal, because all what I end up with more frustration!

      Based on my personal experience, I would not purchase Select Home Warranty again, and I cannot recommend it to others. If you're thinking about buying this warranty, please read the customer complaints and reviews first. My experience has taught me that the real test of a home warranty isn't how easy it is to buy the policy. The real test is what happens when you actually need them. For me, that test has been extremely disappointing. ⭐ 1 out of 5 stars — and only because zero stars isn't an option.

      DO NOT USE THIS COMPANY! We bought our house in 2025, and the realtor paid for us this home warranty. We went a year without having to use it. Last month, our AC stopped working. This was a Sunday, during the summer, where temperatures had been above 100 degrees, and were going to be over 100 degrees for the foreseeable future. I also have two children in the home. I called the claims number. They said they would have someone reach out within 48 hours. I explained that it was an emergency due to the temperature. They told me I could call my own technician out, which I did. The blower fan motor went out. It ended up costing around $800. The following Wednesday, I receive an email saying they were not going to cover it because the AC was still under factory warranty. This was a blatant lie. I called and sent them information from the company showing the factory warranty had expired the previous year.

      Fast forward two weeks. I finally get an email saying they will reimburse me for $150 because I did not provide 3 years of service records for the AC. I asked how I was supposed to have those records, when we bought the house last year. The employee told me that was her problem, and it is company policy that without meticulous service records, the most that can be paid out is $150. Every person I spoke to was extremely rude, did not provide any assistance, and basically said, "It's not our problem". DO NOT USE THIS COMPANY!

      I need to cancel our policy. I was told to call back on the day I wanted to cancel my policy due to moving and instead they went ahead and cancelled our policy 13 days too early so our appliances were no longer covered. I didn't authorize the cancellation since they told me to call back. I spoke to 6 people to try to get the policy re-instated without having to open a whole new one and having to put the whole 1 year or 2 year dollar amount on my credit card (was never offered a month to month). Each person I spoke to just said "well, it was cancelled." Yes, because THEY cancelled it. POOR customer service. I later found out that I could open a new policy that was month to month. So, when I tried to do that they said our appliances wouldn't be covered for another month. That would be past our move out date. So, useless. Very frustrating and disappointing.

      Select Home warranty is a terrible horrible company. They have very limited contractors. I placed a claim on 8/1/26. Today is 8/19. Appointment hasn’t set up yet. They always tell you that, "If disconnected, we will call you back." Well today it was disconnected, no one called back. What a mistake to pick up this company. If you like to choose a warranty company, never pick up this one.

      My pool suddenly started to turn green on 8/8/2026. I noticed that the chlorinator’s lights were off indicating that it was broken. I contacted SHW and they sent a pool person to assess the situation. 2 days later I received a denial email as follows: "After a Review of the specific issue with your Pool, it has been determined that your Pool Equipment is leaking, unfortunately Pool Equipment that is Leaking is not a covered issue under the terms of your policy. Please see section 6.4.3.

      This Agreement does NOT cover portable pools, spas or hot tubs. This Agreement does NOT cover the following list of modules, components and parts relating to the pool/spa: (i) pool sweep motors; (ii) lights; (iii) liners; (iv) structural defects; (v) solar equipment; (vi) jets; (vii) control switches; (viii) computerized control boards; (ix) ornamental fountains, waterfalls and their components; (x) pool covers; (xi) fill line and fill valve; (xii) built-in or detachable cleaning equipment including, but not limited to, pool sweeps, pop up heads, turbo valves; (xiii) pool chemicals; (xiv) skimmers; (xv) chlorinators; (xvi) fuel storage tanks; (xvii) heat pumps; (xviii) ionizers; and (xix) disposable filtration components;(xx) above ground pool/spa; (xxi) leaks; (xxii) plumbing."

      As you see, they clearly do not cover anything that has to do with pools. When I signed up with SHW for getting coverage for my pool they just gave me the rate and I paid it full in advance for a 5 year coverage. As you see SHW is by definition a Swindle business! I will also be contacting BBB to make a complaint against SHW.

      My experience with Select Home Warranty has been extremely frustrating. First, their contractor network is unreliable. Every contractor assigned to my claims has seemed unmotivated and eager to avoid doing actual work. The pattern is always the same: the contractor pushes the issue back onto Select Home Warranty, and Select Home Warranty then denies the claim under some arbitrary or whimsical pretext. Second, their reimbursement process is a nightmare. Even when they do approve a replacement or larger repair, they cover only a fraction of the actual cost. The submission process is excessively bureaucratic, communication is non-existent, and receiving the actual reimbursement is excruciatingly slow. I would not recommend this company to anyone looking for reliable coverage or peace of mind.

      DO NOT purchase any plans with this warranty company. They tell you lies about what they cover and when you have a claim you are told that it is not covered or all of their technicians are backed up. They want you to find your own technician. Do you dare take a chance to be reimbursed??? I say not with this company. You receive different stories from different foreign customer service employees. They make very little, if any, effort to help.

      For the second time this year, Select has failed to deliver as promised when I bought the policy. Similar to my previous experience with a roof leak earlier this year, they claim they can't find a plumber to come to my house for a blocked drain. As previously, they invite me (with a smile in their voice) to find my own technician and then get their authorization for the price of the work to be done. I've reviewed the terms of the agreement when I bought their service and see no mention of my having to do their legwork for even a simple job. I have received 2 emails from them claiming their dispatch team is backed up and asking for further patience from me.

      However, in a phone call today, the rep admitted that all the plumbers they work with are booked and can't do my appointment. Therefore, the emails claiming the busy dispatch department are lies. I also strongly suspect that vendors don't want to work with them due to low reimbursement from Select. Now, to get any value out of my Select policy, I have to do their work for them, ask for their permission to get COVERED repairs, provide them the documents, and then be patient again while they take 30 days to send me reimbursement, and, pay the $65 for the plumber to come out. Does that sound like good service and value to anyone?

      Select Home Warranty is a bunch of crooks - no longer run by Americans. You get people on the phone who do not want to support a service issue and now since July 8th I have been waiting for the refund check these people OWE ME. At first they took over a month to issue a check for a part that was needed for my dishwasher, covered under the home warranty. Then they wanted to jerk me around when I finally had enough waiting on my $42 so I told them I wanted to cancel the policy. Since then I have had to talk to at least 10 different people and continually tell them, "Look I just want my refund check and to be done with them." They said my check was processed on July 17th.

      The girl on the phone just now told me the check was put in the mail on July 17th from NJ. It does not take 25 days for the mail to get from NJ to KY and yet she wanted to keep telling me I should have it within 10 more business days. This is AFTER these people charged me $75 to get my refund - DID NOT pay me my warranty covered item of $42 filed BEFORE I got tired of their crap and asked for the refund and then charged me for 90 days of contract when they hadn't done anything. TOTAL RIP OFF. I remember this company before it became all ** and ** on the phone and they were a quality company. They are a rip off now and should not be allowed to do business in the United States. I want my refund check and I want them to pay for all the time they have jerked me around, pay back the $75 AND my original warranty item they NEVER PAID!!!

      **Extremely Disappointed — Their “Urgent” Service Is Anything But Urgent** I initiated a home warranty claim because the air conditioning stopped working at our care home during the summer. Because we care for a patient with a seizure disorder, I clearly explained that this was an urgent situation. I was approved for third-party authorization, and the repair estimate was promptly submitted. It has now been **6 days**, and we STILL have no working A/C and are STILL waiting for approval.

      Every time I call customer service, I hear essentially the same scripted response: **“It’s still under review. Don’t worry, I’ll put a note that this is urgent.”** How many times does an “urgent” note need to be added before someone actually takes action? If this is what they consider **urgent service**, I cannot imagine how long a routine claim takes. When customers purchase a home warranty, they expect the company to be there when something important breaks—not to leave them repeatedly calling customer service while an authorization sits “under review.” Six days without A/C during the summer in a care home is unacceptable. The lack of urgency, accountability, and meaningful follow-through has been extremely frustrating. **WORST SERVICE I HAVE EXPERIENCED.**

      Do not purchase a home warranty with this company! I purchased the platinum coverage less than 3 years ago and I received a VIP top of the line plan with a free year included. Well, my first claim ended up in a surprise. The process went OK until the tech came out to diagnose why my A/C had stopped working. Basically the capacitor had failed and the system's freon was low due to a small leak. Common things that should be covered under my plan. The claim was undisputedly denied for the following reason. 1. They told me that although the capacitor would be covered under my plan, it was denied because it failed due to a suspected power surge (fine print of exclusions somewhere in the plan). Now, the only way a capacitor would fail it is if it is subject to a power surge. There is no other possible diagnostic! 2. The freon and the small leak are not covered. Go figure why!

      On top of this, when I called and left more than one message with the person I purchased the policy with (Mark ** had told me "If you ever have any issues call me"), he never returned my calls! I had to cover all the expenses with the contractor. My feeling and the one of several other friends of mine that had a similar experiences, is that this company uses technical fine print or narrow definitions (like labeling mechanical failures as pre-existing or secondary electrical issues) to avoid paying out repair costs. I gave it one star because there is no zero. Again, if you want to avoid unpleasant surprises, do NOT use this company!

      I filed a claim for a failed AC compressor, which is explicitly listed as a covered component under Section 6.3.6 of my contract, with a $3,000 repair/replacement allowance under Section 10.1. For almost four months, I have dealt with repeated bad-faith handling by multiple escalation agents: (1) Agents falsely claimed I had not submitted supporting documents, which I had to dispute before they acknowledged receipt of my three years of valid maintenance records and pictures of my A/C unit. (2) The authorization team then deemed my records "invalid" without providing any contractual basis or explanation. (3) The authorization team denied my claim citing low Freon as the cause of failure; however, an escalation agent confirmed to me while reading the technician's notes aloud that this Freon assumption appears nowhere in the technician's actual notes.

      The denial was based entirely on an internal assumption contradicted by the technician's own documentation. (4) Select offered a payment of $150, which does not approach the cost of a compressor replacement or my $3,000 contractual allowance. No agent has been able to explain in almost four months why I am being capped at $150 instead of receiving coverage up to the $3,000 allowance my contract provides. They just give the run-around and have no interest in actually honoring their contracts. I wouldn't recommend this company to anyone, not even my dog. Avoid!

      Do not use them. Can’t get a tech out, they tell you to get your own and they only pay a small fraction of the cost. It’s difficult to cancel and they tack on odd fees they can’t explain. I had Old Home Republic in my last home. And they were WONDERFUL.

      I submitted a claim for the same thing, but for a different HVAC blower relay that your company fixed for me 2 years ago. That was the only time Select worked like it was supposed to. Before that I had issues that took weeks to resolve with a water heater. To the point... I submitted a claim that my blower unit went out on the inside of my house. I received a message from SHW telling me that AC Allstars Tampa was coming to my house to check the inside unit. By the way, I can't find AC Allstars Tampa anywhere in my state. I found one that looks really nice in Florida. That process was good and an appointment was scheduled. My 19-year-old son was home when a guy in his personal truck arrived. My son met him outside, gave him 60 dollars cash and invited him in to look at the blower. He said he wanted to look at the outside unit first, which had been running fine for me.

      My son called and told me that the tech was there and looking at the heat pump. I told my son to make sure he comes in and fixes the blower when he was done. After a little while I called my son back and he said that the man was gone after looking at the heat pump for about 15 minutes. He never came in to fix the blower and never told my son he was leaving. We though he might be going to get a part and coming back. After a couple of hours, I called the guy and he said he didn't need to come in and fix the problem my claim was about, because I needed an entire new unit.

      Although I was floored because he didn't just come in and fix the blower, and the whole system was broken, I decided to see what his report said. The more I got to think about it, the unit seemed fine before the interior blower went out, and I just don't want to be scammed. Now, I still don't have air because the guy never looked at what was wrong to begin with, and I haven't heard from him since.

      I sent out a bunch of emails trying to find someone in the corporate office. They had customer service contact me apologizing and sent out a new technician who, as I said in my claim and was fixed before by Select, happened again and the blower needed to be replaced. Not the entire system. The technician sent his report to select and... guess what... denied. Probably because I complained. Touche Select...you got me back!

      I filed a claim with Select Home Warranty on Sunday, July 19. The vents in our house stopped blowing air. This was during a hot period with temperatures in the 100s; the temperature in the house was 90. Select’s technician scheduled the inspection for Wednesday, July 22. The technician’s diagnosis was a blown capacitor – we would need to pay him $375 to replace the capacitor because Select would take 48 hours or more to approve the claim. We paid the technician and he replaced the blown capacitor – at least we had cool air blowing again. When Select finally responded to the claim on Thursday, July 30, they denied it because “the unit malfunctioned due to a lack of maintenance.” Our unit is almost 30 years old – but we have a maintenance program with a local contractor.

      When I called Select for more information, I was told the issue was “air blockage.” After repeated attempts to assure the Select representative there was no way it could have been air blockage (the air flow velocity and temperature after the technician replaced the capacitor was the same as before the capacitor failed), I called the contractor that provides our maintenance – there was no air blockage noted during their most recent visit in April. I called the technician that replaced the capacitor – he stated there was no air blockage, and he did not need to clean the system or remove anything that would have potentially caused any air blockage.

      When I called Select again to provide this information, I was told their decision was final and they would not accept any additional statement from the technician. When pressed, the Select representative could not identify what the alleged air blockage was. When I requested a copy of the technician’s report to Select, I was told it was confidential and I could not see it. I am requesting reimbursement of $375 as this claim should not have been denied. It is an old system, and it is a simple case of wear and tear – not air blockage.

      My experience with Select Home Warranty has been awful. Always find something to deny the few clams I’ve filed. Today was the worst, filed a claim saying my garage door will not open and there’s a grinding sound, said it could be a railing or opener or whatever. I don’t know what is causing the problem. Got an email saying they’re sending no one out and claim denied because they deny replacing a railing. I don’t know if it is a railing or a pulley or motor or other things that are supposed to be covered. When I filed a claim regarding a water heater because of mechanical failure that ultimately caused some rusting, they wouldn’t cover it because they said it had rust.

      If there was anything less than 1 star, that would be the rating for Select Home Warranty. I have a home in Lincoln, NE and a home in Phoenix, AZ. When I purchased my home in Phoenix, the sellers provided me with a home warranty program through Select Home Warranty. Not know better, I purchased a home warranty policy for my home in Lincoln, NE too.

      I have had my policies for approximately 3 years. Every time I've filed a claim, it's an absolute battle to get SHW to cover the repairs. They will use every loophole possible to avoid paying on claims. They love citing the fine print to justify not paying claims and when you call them out on it because it's incorrect, they'll find another section to deny the claim. Lastly, don't trust what the SHW sales person sells you. He fails to disclose all of the exceptions and reasons for claim denial. Google Select Home Warranty lawsuits and you'll see that consumers frequently file suits in small claims court, individual breach of contract lawsuits and regulatory complaints.
