Old Republic Home Protection coverage

Home warranties cover mechanical breakdowns of appliances and systems due to normal wear and tear. Old Republic’s warranties generally cover the following home systems, appliances and specialty items. Specific coverage will vary by plan and location.

Old Republic Home Protection has three coverage options: Basic plans cover some home systems and kitchen appliances, and Deluxe plans cover additional appliances like washers and dryers. Elite plans cover everything in the lower-tier options and have several extra perks, like higher coverage limits on kitchen appliances.

You can customize your coverage with add-ons to take care of additional equipment, such as septic tanks, water filtration systems, additional refrigerator/freezer units and pre-season HVAC tune-ups. Limited roof leak repair is also available.

Old Republic Home Protection costs

Old Republic Home Protection has three home warranty plan options, which range in price from $50 or $55 to $75 or $80 per month. The service fee, which is what you pay when a contractor comes to fix or replace something, is $100 or $125.

Old Republic Home Protection notes it offers special reduced pricing on a first-year home warranty plan for recently purchased homes and rates will increase at renewal.

Old Republic Home Protection coverage limits and exclusions

Regardless of your home warranty plan, some exclusions apply:

    I cannot say enough good things about Old Republic Home Protection! I work in real estate and I have several investment properties and I have worked with a LOT of Warranty companies over the past 20+ years. Most of them have been an absolute nightmare to work with and a complete disappointment and waste of money UNTIL I found Old Republic!!! WHAT A BREATH OF FRESH AIR! I have had to make several claims and this is the first time in all my years of experience that a warranty company actually does what they say they will do… They cover the products they warranty! No games, no gimmicks, no bait and switch!

    Customer service is beyond expectation! They answer their phone, they return calls, they follow up with me EVERY SINGLE TIME! I keep waiting to be disappointed as I have been so many times in the past with other warranty companies (Choice, American Home Shield, American Home Protection), but I have yet to experience anything negative with ORHP. (If you’re real curious, go to my review on Choice and read what I says… It explains my frustration with them!)

    I really feel like most Warranty companies try harder to get out of a claim than they do just to fulfill their obligation, but ORHP does the exact opposite and goes above and beyond in my opinion. I’ve waited to write a review because one good experience doesn’t necessarily tell the whole story, but time after time Old Republic has proven themselves to me! I am a BIG fan and I’m telling everyone I can! This Warranty company is well worth your money!!! You won’t be disappointed!

      Old Republic's reps are friendly people. However, sometimes, it's hard to get a hold of them on the phone to make an appointment with somebody. The past few times, we called them within their business hours, and it was hard to get a person on the phone. My mother once tried for three hours to get somebody to answer their phone. They called back by the end of the day, but if it were an actual emergency, like flooding or something like that, that would have probably been a disadvantage on our end. But other than that, when the people actually get here, they get here pretty promptly. They do a good job. The companies that they send out are positive-type people. Also, considering what the people do, like a refrigerator compressor, probably would have cost us close to $800 or $900 at least. To pay the $100 a month to have peace of mind is fair.

      I have kept this service since I bought the home. I have used it many times. Most of the companies contracted are solid contractors. I don’t need to jump through any hoops to get my issues solved and my portion of expenses are reasonable. I have heard horror stories from family members about other companies and am very happy that I don’t have those problems. This is my second property with Old Republic. My only issue is that I sometimes don’t get the same company that I have grown to trust. They have a few contractors that are very good and I wish I could lock them in. But dealing with Old Republic is great. The warranty is exactly that and worth the cost. I have had mine for six years at this property and had it for 11 at the other. I intend to keep it. Unless something changes, I will remain a customer. I would not recommend any other service.

      I highly recommend Old Republic Home Protection. They're quick and efficient. They have a good reputation and I've used them before. When I bought my next house, they were the first company I called because I've never had a real problem with them. We've had to have more than one person out for one problem. The plumber thought it was good, but he couldn't handle it. Old Republic got somebody out right away. The same day that evening, somebody came out with better equipment to fix what needed to be done.

      Before, I did the phone calls to submit claims. It's just waiting on the phone. I thought, “I'll just use the automatic.” I can give enough details, and they call. It's easy. Within an hour, they informed me that they've assigned the person, gave me their phone number, and that I'd hear back. I love that. I have used that company for many years. I got the phone call from that company on that same day. It was my range, and it was not fixable. Old Republic contacted the company that came out and looked at it, contacted me the next day and said they could not locate the part that was needed. It's no longer available. At the same time, Old Republic sent me a message that they had found that the part was not available. “We will look in to verify that. And if not, we'll get ahold of you right away regarding a replacement.” They emailed me an offer, which is very nice. It was a good offer to replace it.

      Old Republic has been good about getting people out here. Sometimes the vendors are a little bit slower, but Old Republic gets somebody connected with me fast. I had a little delay on one that was more important than the others because I had a leak. But when I called Old Republic, they didn't know what happened. They called the vendor and got them out here. If you set up the service online, you can only pick one thing, and I'm not always sure whether it's electrical or plumbing. So, it's easier to talk to somebody and tell them what happened. The customer service reps have been very polite and professional.

      I sometimes forget I have Old Republic. I called someone to do a tune-up and they found out I was leaking Freon and gave me a quote. Then I remembered I have Old Republic. I'm not gonna pay someone to fix it when I have a home warranty program. So, I called them and the techs came. They looked at the air conditioning again and said the same thing that the other guy said. And these guys fixed it, all in one day, and I didn’t have to wait.

      My AC coil located in the attic of my 2nd floor started leaking and the AC stopped cooling. ORHP blamed a lil dog hair on the condensor coil (locates on the ground) for causing the evaporator coil to leak and declined my claim. Looks like a scam.

      DO NOT GO WITH THIS COMPANY! Worst home warranty experience we’ve ever had. They don’t cover hardly ANYTHING! We paid the $100 deductible both times they sent someone out. The first time for an Air Conditioner repair. Old Republic gave us a quote of over $8k and they only wanted to cover $2k of it and the rest was on us. The final time we just had them come out was for electrical issues and breakers blowing constantly. They sent an electrician who said he was going to recommend upgrading the 40 year old breaker box and breakers. Of course they declined it and won’t pay a dime towards repairs/replacement. Even though we paid our $100 deductible. This company is terrible and should be avoided at all costs.

      The service provider was excellent. The only thing is I wish they had not required is that we wait for 7 days for them to come since our wash was stuck in the washing machine (actually in there 10 days due to having to wait a few days for business hours when we could reach the service provider). I imagine you, Old Republic, could not find a company to help us in our area. So I don't find fault with you. I am totally happy with Old Republic. I tell folks about you all the time! You are the first warranty company we have dealt with who ALWAYS honors your contract with us!!!!

      I have had an ORHP policy for over a year now and have made no claims. A few days ago my tankless water heater went out. One part (which the repair Co isn't even sure will fix it) is on back order for at least one month and ORHP is wanting me to either wait at least one month without hot water or take a cash payment that would not cover a new unit much less the labor to have it installed. How has this company stayed in business with these practices?
