What is HomeServe?

HomeServe is a home warranty company that's been in operation since 2003. It offers various service plans to cover household systems and appliances typically excluded from homeowners insurance. According to its website, HomeServe provides home warranties for nearly 5 million customers.

If you need to schedule a covered repair, you can call or request service from HomeServe online. The company will connect you with a local, licensed technician who can detect your issue and complete a repair.

The HomeServe app allows you to manage your account from your mobile device — you can make payments, add or cancel coverage and schedule service using this app.

HomeServe coverage and plans

HomeServe offers service plans to cover repairs of three main household systems: plumbing, heating and cooling, and electrical. If you want to maximize your protection, combo plans are also available.

With each plan, you can choose the components you want to cover:

  • Plumbing: Sewer or septic lines, exterior water service lines, clogged toilets, leaking supply line to your hot water heater and inside water pipes
  • Heating and cooling: Furnace and air conditioning, water heater, regulator valves, circuit boards, pilot burners and refrigerant leaks
  • Electrical: Electrical wiring, outlet, switches and exhaust fan

HomeServe’s combo plans:

  • Appliance plan: Covers eight major appliances
  • Warranty Combo plan: Covers your appliances and 10 home systems
  • Premium Home Protection plan: Covers six home systems

Coverage options vary by location, so not all plans may be available in your area.

Discounts

Some plans include a 20% discount for your first year of service. You can also sign up for the company’s email newsletter and receive occasional special offers.

HomeServe coverage exclusions

Your coverage varies depending on what plans you select. It’s always wise to read the fine print on any warranty to give you a better idea of what’s included. Here are a few exclusions you may see in your contract:

  • 30-day waiting period: You can’t make a service call within the first 30 days of purchasing coverage.
  • Negligence: If negligence by you or someone else caused damage, those repairs aren’t covered.
  • Unusual circumstances: Damages caused by war, pandemics, natural disasters and other unusual circumstances aren’t covered.
  • Correction of repairs: If you tried to fix something yourself first, the cost of correcting mistakes isn’t included.
  • Unlisted systems: Parts of your home that aren’t listed in the “What Is a Covered Repair” section of the contract aren’t covered by your warranty.

HomeServe claims and coverage limits

You can file a claim with HomeServe online, over the phone or through the HomeServe app.

Plan holders can call the emergency repair line to request help. Once you file a claim for an urgent repair, a service provider should be in touch within four hours. However, if it’s a less urgent repair, you may not hear back until noon the next business day.

When you file your claim, you’ll need your HomeServe ID. You must describe the problem you’re having and share your availability so the company can send out a service provider.

You can track the status of your claim using the company’s online tracking system.

Coverage limits

The coverage limits for HomeServe’s plans vary depending on which plan you have. Check out example contracts on the company website for more information on all of HomeServe’s plans.

HomeServe FAQ

What does HomeServe cover?

HomeServe offers various coverage plans for homeowners. Coverage options include plumbing, heating and cooling, electrical and combination plans.

Where is HomeServe available?

HomeServe warranties are available across the U.S. To see if you can get coverage in your location, enter your ZIP code on the company’s website.

Does HomeServe require a home inspection?

No, HomeServe doesn’t require a home inspection or proof of one.

Can I pick my own service technician with HomeServe?

No. HomeServe works only with its network of licensed technicians, which means the service person who comes to your home is qualified — but you can’t pick who it is.

Does HomeServe have a limit on repairs?

Some HomeServe plans have repair limits. However, these vary greatly by location and plan. For example, the Exterior water service line coverage has a $7,000 annual maximum benefit in Tulsa, Oklahoma. In Spokane, Washington, the maximum for the same type of plan is $12,000.

How do I cancel HomeServe?

You can cancel HomeServe by calling customer service, sending an email or contacting the company through your online account. If you cancel within 30 days of your start date, you can receive a full refund minus any claims paid. After that, you may cancel and receive a prorated refund.

How long is a HomeServe contract?

You will have 11 months of coverage during your first year of a HomeServe contract. There’s an initial 30-day waiting period before you can make a service call that starts immediately after your order is processed. Then, you’ll have coverage for the remaining 11 months in the year.

Is HomeServe worth it?

If you’re looking for a home warranty to help cover unexpected home costs, HomeServe might be a good fit. The company offers flexible coverage options, so you can pick and choose to create a one-of-a-kind warranty that works for your home.

One thing to keep in mind, though, is that each plan’s costs, terms and availability vary greatly by location. You can enter your ZIP code on HomeServe’s website to see what coverage is available. Once you find a plan you’re interested in, take time to read the details and analyze the cost to decide if it’s right for you.

I recently had a drain repair done at my house by Long Plumbing and I’m really pleased with the service. From the initial call to the final cleanup, the entire process was smooth and professional. The technician arrived on time, clearly explained the issue, and offered a few options based on urgency and budget. They were courteous, worked efficiently, and made sure everything was cleaned up before leaving. Overall, I’m very satisfied and would definitely recommend them for any plumbing or drain repair needs. Great service, honest communication, and quality work.

My refrigerator's compressor went out. Home Serve sent someone out to try to repair it within a few days. It wasn’t repairable and they immediately sent an email telling me how to replace it. I used my own vendor and they reimbursed me within three days. The reimbursement amount for the refrigerator was $1100 which I think is very fair.

We had a fantastic experience with the Homeserve water line replacement plan. Our water line began to fail on us and we were getting water in the basement. We contacted Homeserve and they had a local plumber come out and take a look very quickly. The approval process was also quick and hassle free for us, the plumbing company handled all communication with Homeserve and they completed the entire replacement of the water line (dug up front yard, pulled out old pipe, installed new pipe, re did our yard and upgraded our water meter and shut off to code) all in 8 hours start to finish! We were very impressed with both the speed of the repair and the entire process. We thought it would be like most insurance claims where the insurance company tries their best to get out of the claim but Homeserve really came through! We are now looking into getting coverage on our rental properties, the plans are super affordable and it saved us thousands of dollars on a costly water line replacement. Thank you so much Homeserve. We highly recommend them!

I'd like to thank HomeServe for dispatching a quality plumber to fix my mother's drain. It was clogged at the curb by tree roots. Total plumbing was there 1st Monday, in the starting hours of a snow storm. They fixed the problem in an hour. While my Mom, who's elderly and in the hospital after a fall, was not able to communicate with them. Thank you for your professional service. A well worth Policy.

5/2024. I live in a small town in Ohio. I have had to use my HomeServe Plan several times in the last few months. I had sewer back up in my basement about a year ago. I called Home Serve and had same day service. They actually had to use the router to remove tree roots from my sewer line. Fast forward to early this year and I again had sewer backup in my basement. Called and had same day service, come and router out my line. This was done every 3/4 months. Service was same day every time. Everyone I spoke with from Home Serve was polite, kind and helpful, as were the servicemen they sent. Then a week ago, I had back up again. I called and explained to the customer service, they called me back that I would have service 4 days later. I replied and send I cannot wait 4 days, I cannot use any facilities in my home. This second person said they understood and would see what they could do.

I waited and hear nothing, so I called a 3rd time. This lady was fabulous. She got busy making calls and had someone scheduled for that afternoon. She had to call around to other areas them what I had before, but she had people scheduled to come within hours. They were on another job, but called me and gave me an estimated time of when they would arrive. They were running late and called and kept me informed. They arrived and went to work. They had a camera and screen and showed that it was not my sewer line it was within my home sewer.

Long story, but they were excellent and after several hours everything was fixed. I could not be happier. "The Trenchless guys" were professional and got the job done. I am hopeful that they will be used on any future jobs at my home. A+ The Trenchless Guys, C for the first service rep I spoke with, F for the 2nd and A+ for the 3rd! I am so happy that I am in thus plan with Home Serve. I only wish they had plumbers and service people from my Tuscarawas County area rather than from Stark and Summit County areas. However, The Trenchless Guys would be preferred.

I would just like to tell HomeServe not to tell customers that they are wrong. We were on our 2nd kitchen faucet from Allen and Roth. The pressure was good for a while, then eventually went down to a trickle. The 2nd faucet was not at a trickle yet but was very low pressure. So I called HomeServe to see if they could not locate the problem. The tech asked what was wrong with the faucet pressure, that it was fine and was just like his at his home. He took the spigot off and blew into it with his mouth. He said it was dirt (????). Then left.

We've been here for almost 40 years, that was a first, dirt?? No. First Allen and Roth faucet, I called and fought with them. They did nothing. I went to Lowes who graciously swapped it out. My husband installed the 2nd faucet. Eventually the same thing happened, low pressure. Anyway, my husband installed a 3rd faucet, Delta. This time Allen and Roth emailed a replacement number to take to Lowes. Lowes gave us a store care worth way more than the A&R faucet, I guess for having to install 3 faucets. My complaint is for HomeServe to tell their techs not to tell the customer that they are wrong. Apparently, I was not the only one that complained to Allen and Roth as the second time that I call everything went smoothly. Not good HomeServe. I have canceled my services with them.

Don't waste your money if you're in Alabama. We waited for 3 weeks for a major water line to be repaired. They sent out two different companies and never got it repaired. We finally got someone from our church who fixed it in two hours. We have a huge water bill and paid for the repair out of our pocket. This company is useless as they have no one in the area that can or will do the work just lots of excuses. Nonreimbursement from them and if you go into the account it shows they completed the work when all they did was come out, look at it and say they would be back the next day but never showed up.

The guys that come out are real good. My complaint is with billing. It is horrendous. Was quoted $59.53 waterline and 89.29 electric --annually. Sent in check for $145.82 Feb. 19, 2025, and cashed on March 5. Got another bill for waterline today, April 15, saying I owe another 37.56 for annual water line protection. Called twice. One lady put me on hold and didn't come back, next lady said I owed 107$ for annual water line protection. When I paid with my credit card, billing never got anything right. Now I pay with a check, it's the same thing.

So not only did they charge me three times in one month. I stay on the phone 47 minutes to get a refund which wasn’t even a full refund. It was a partial refund that I was still waiting for just to call to find out where this refund is at and they claim there’s nothing in the notes. I think it’s a fraud. This company is a fraud, fraud, fraud. They take your money. Don’t do nothing for it and then when they screw up, they don’t refund you. Stay away from them!!!

I have been a Home Serve customer for over 20 years. The vast majority of that time, I would have described myself as a satisfied customer. However, in recent years, the service has declined considerably to the point where I have canceled all my plans. At one time, I had coverage for water and sewer, pipes and drainage, home heating, and water heater. My dissatisfaction has mostly been due to customer service issues. The left hand doesn’t seem to know what the right hand is doing. When I call to negotiate pricing, which I have done for years, the rep quotes me a price that I can live with, but it is often not reflected on the bill I receive. I call and talk to someone else, many times a manager or a supervisor, and they make adjustment and call callback promises that are not fulfilled. This has happened repeatedly.

The most recent snafu came when I canceled all my services with a supervisor. They quoted me amounts that were to be refunded on my credit card. Turns out they refunded some of it on one credit card, my current one, and they refunded the rest to an expired credit card. Repeated calls have not been returned, and the issue remains unresolved. I feel badly writing this review in some ways because, as I said, I was pleased with their services for many years. But the front end has changed so much, and it is so much more difficult to reach a live person than it ever used to be, that it is just no longer worth my time to remain with this Home Serve.
