What is Compass?

Compass is a real estate company that also considers itself a tech innovator. The company is building a modern platform for real estate professionals and their customers to simplify the homebuying and selling process. With offices in 67 key markets across the United States, Compass works with both buyers and sellers. It is a full-service company headquartered in New York City and founded in 2012.

How does Compass work?

Compass works with both buyers and sellers in the real estate space. The company’s buyer’s agents assist customers looking to purchase a property. In this capacity agents do everything from sharing relevant listings to guiding customers through the buying process from start to finish.

Its listing agents represent customers who are the sellers in a real estate transaction. One notable feature of Compass is its Concierge program, which provides interest-free money upfront for services that can improve the value of your home. These may include the following:

  • Staging
  • Deep cleaning
  • Landscaping
  • Interior and exterior painting
  • Roof repair
  • Pest control
  • Interior improvements

You can work with your Compass agent to figure out which services would increase your home value most and budget for the work. You then pay Compass back once your home sells, your end your listing agreement or 12 months pass.

Compass pricing

Compass agents’ commissions vary depending on the region in which they work. The company doesn’t display commission rates on its website. If you are interested in working with a Compass agent, contact an office to learn about the rates. It’s also helpful to keep in mind commission is negotiable. This is because there aren’t federal or state laws in place surrounding these rates.

Compass FAQ

Who owns Compass?

Compass is a publicly traded company with shares traded on the New York Stock Exchange. Robert Reffkin is the founder, chairman and CEO.

Why do agents go to Compass?

Agents like Compass because of the company’s interest in advancing technological tools for the real estate industry. The goal is to simplify the transaction process for both professionals and their customers.

Is Compass Realty in trouble?

In June 2022, Compass announced it would be reducing its workforce by 10%, attributing the cut to slowing economic growth, according to CNBC.

Is Compass a good company?

Compass has a large network of agents across the U.S., along with a leading-edge technology platform, and its Concierge service, which aids sellers in making home improvements, can be very appealing to customers. If you live in one of the states where Compass operates, it’s a good idea to reach out and learn more information about how it can help you purchase or sell a home.

If you are considering working with Victoria ** at Compass, proceed with extreme caution or, better yet, look elsewhere. My experience with her in Sherman Oaks has been nothing short of a nightmare involving what appears to be calculated real estate fraud and a complete failure to disclose life-safety hazards. The property was represented as a standard, habitable home. In reality, it is a structural disaster. A professional contractor recently confirmed that the floors are warped from extensive water damage and the landscape grading is so poor that water builds up directly against the foundation. Worse, the drains were discovered to be funneled directly into the foundation itself. The neglect is so severe that wildlife (a duck and ten chicks) were found living under the structure, and we are dealing with a major mosquito infestation coming from holes in the floor and standing water around the home.

Because of this gross misrepresentation and the criminal nature of the negligence, formal reports have been filed against Victoria with the California Department of Real Estate (DRE), the FBI, and the LAPD. This goes beyond a "bad experience"—it is a matter of safety and legality. Save yourself the legal and financial trauma and stay away from this agent.

I bought a home from Carson ** at Compass in Incline Village. I was shocked at the lack of professionalism and due diligence. The sellers didn't disclose running toilets, door off hinges and locks that didn't work, trash was left on the property. The agents were not helpful or accountable. It was unethical and disappointing. The worst real estate experience I have had and would not recommend.

Attempted to schedule a showing for a property that has already seen a price reduction. I expected a more flexible and solution oriented approach given current market conditions. I was told I needed to send my driver’s license electronically and sign a buyer’s agreement before even viewing the property, and that this was a Maryland requirement. I offered to provide ID in person and confirmed I was pre-approved and serious about purchasing, but that was not accepted. When I declined to sign anything prior to seeing the home, the agent chose to end the interaction and suggested I find another agent. I understand agents may have policies, but this felt unnecessarily restrictive and not aligned with helping a serious buyer move forward.

I am a licensed realtor in the state of Florida and I have been receiving fake buyer "leads" from Compass. The fake buyer request a zoom call and it turns out this is a phishing scam. See details using the below link. Realtors beware! **

Our experience selling our home with Jackie was beyond frustrating. What should have been an exciting process turned into an absolute nightmare. Throughout the sale, we were repeatedly pressured into costly repairs and extra work that we were told were “necessary.” After feeling uneasy about how everything was being handled, we got second opinions from technicians, and it became clear that much of the additional work being quoted was not actually needed. We later learned the quotes were being guided based on what Jackie was discussing with the buyer, which made the entire situation feel very unfair and misleading.

The constant added expenses, poor communication, and lack of professionalism made an already stressful process so much worse. As sellers, we felt nickel-and-dimed every step of the way instead of properly represented. Selling a home is stressful enough—you need someone trustworthy, transparent, and truly working in your best interest. Unfortunately, that was not our experience here. I would strongly encourage other sellers to do their homework before choosing to work with her.

Our experience working with this Compass listing agent. Zulleyma **, was extremely disappointing and raised serious concerns about transparency and professional ethics in the transaction. We submitted a full-price offer at asking, which was accepted, and we proceeded in good faith by scheduling and paying for an inspection. Throughout this time, we were never informed that other offers were still being considered or that we were in a multiple-offer situation. After several days of no communication, we were suddenly told the sellers were moving forward with another offer, and we were not given a fair opportunity to counter or submit a best and final offer.

Real estate transactions rely on transparency, communication, and adherence to professional ethics. The way this situation was handled lacked transparency and did not reflect the level of professionalism one would expect when dealing with a brokerage like Compass. Situations like this are incredibly frustrating for buyers, who are making significant financial decisions and spending money on inspections and due diligence based on the understanding that all parties are acting in good faith and communicating honestly. I hope Compass takes situations like this seriously and holds their agents to the professional and ethical standards that clients expect from a firm of their reputation.

Had a terrible experience with an agent in the Compass Dallas office. I am a commercial real estate broker and told her I would be representing myself. I also wrote in my offer/contract that I would waive my commission for the sue of the owner. The experienced Compass agent “re-wrote” my contract, did not mention my offer to the seler - her fiduciary, and pocketed the entire 6%. What a scam artist. He sued her and I would like to warn anyone about working with Minbnette ** - dishonest as they come.

I inquired about a listing at 215 east 96th st apartment 36E. I live in the rental side and I wanted to see an apartment on the buy side for rent. My lease ends in March but there has always been an open clause to break the lease the 4 years we’ve been here. The agent refused to show the place unless I confirmed that we would be leaving my current lease in January. I said I would not engage in this with my building unless the apartment was worth doing so. I could have lied obviously but this is ridiculous. I guess the agent thought that I was not serious or it was too much trouble to show an apartment, god forbid. I will take the 800k I make a year elsewhere.

My experience with Compass Realty and Claudia ** of the South Miami office was terrible. We went to purchase a home in Pembroke Pines and Claudia texted me and said that our offer was accepted. Long story short, even though she said our offer was accepted, she went ahead and sold a home to somebody else. We did call Compass to complain and that fell on deaf ears. Overall, the experience with this company and this realtor was absolutely horrible and I would never use or recommend them for anything.

Lisa ** was my agent with Compass Real Estate. She came to my home and we talk about the sale of my house. During this conversation we was agree in the sale price and time 3 months to keep the house on the market, she lied to me at the moment to sign the contract. She put my home in one year of sale contract. After 3 months I asked to remove my home from the market and she refuse to do it. I try too many times after that. She send to me an email asking to pay the fees because I was broken the contract. I did not know that I was in 1 year contract. She make me pay $395 for Zelle after that. She send to me another email with the termination form to sign showing zero dollars on the form. I respond her asking please send to me the right form with the correct amount to sign, she never respond.
