At this point, you should receive a preliminary rate. If you review the rate and are ready to move forward:

  1. Submit your Social Security number: This will authorize a soft credit check, which doesn’t affect your score, unlike a hard inquiry.
  2. Upload documents: Submit W-2s, pay stubs, tax returns or account statements, depending on your employment type.
  3. Enter remaining details: Provide your financial background, employment verification, photo ID and any other required fields.

    Our twin sons attend the same university out of state. Unfortunately, they are not guaranteed housing after freshman year. Since the going rental rates for two people would have cost us the same as a mortgage payment, we decided to buy. Properties get snatched up quickly in the college town so we needed a mortgage company that could work fast. TOMO did just that. They also had the best interest rate and no origination fees! The whole process was user friendly and convenient.

    Just upload the necessary documents and you're pretty much set. Of course, as expected with most property purchases, we did have a few hiccups along the way which delayed our closing (huge snowstorm delayed appraisal and issues with our insurance company) but those were not TOMOs fault. Jeff and Michael were great throughout the whole process! Both were very knowledgeable, helpful and quick to respond to all of our questions and concerns. I would definitely recommend TOMO to my friends and family.

    I just completed a closing with Tomo Mortgage and I wanted to write this review. We found a house that we loved and was attached to our family's land so we needed fast approval and low rates to be able to purchase this property. I first went to our own bank who we have been doing business with for over 50 years and were a preferred customer. They said the approval process would be 8 to 10 weeks. We could not wait that long so we found Tomo Mortgage! Thank goodness we did. My experience with them was exceptional from start to finish. They first gave us conditional approval in 5 days, which was a quick and smooth process. They gave us the lowest rates we could find anywhere and their loan process was smooth - they turned everything around far faster than I expected. Their loan cost were minimal, transparent, and free of any surprise fees. But what truly made the experience outstanding was the team itself!

    From the initial call from them to the final closing, every person I worked with was knowledgeable, patient, and genuinely dedicated to helping me through each step. I wish I had known of Tomo mortgage sooner! I wholeheartedly recommend Tomo to anyone searching for a lender who combines excellent rates, efficiency, and exceptional customer service! They made the process as easy as can be expected and I would not hesitate to work with them again!

      Our daughter recommended Tomo Mortgage to my husband and I. At the time, we had already begun working with the lender that financed our existing home. Additionally, we’d never heard of Tomo. However, after a troublesome issue with the other lender, we decided to listen to our daughter and call Tomo. Boy, are we glad we did! First of all, the customer service is outstanding. Every single person we interacted with was top notch. They listened to our needs. They stayed on top of everything, and were extremely responsive. Never had to leave a voicemail. They always answered the phone!

      The biggest gift - they offered us a much lower interest rate which saved us $80k on cash to close and close to $800 per month on the monthly house payment. We immediately dropped the original lender and switched to Tomo! We highly recommend Tomo to anyone that wants a smooth application and closing process, no drama, and lower rates. Even if you're using another lender, until closing its not too late. Switch! You wont regret it! A huge thanks to our lawyer daughter and many many thanks and appreciation to Tomo Mortgage and their amazing team!

      Tomo offered great rates, promotions and a fairly easy initial approval process. My loan officer was really great to work with! Exactly how you want them to be. Friendly, proactive and informative. The experience with my closing specialist was not great. I repeatedly had to ask how things were, only to be told 3-4 days before multiple attempts at closing, that there was something they've known about all along that is an immediate stop.

      The interactions with my closing specialist during these periods were dismissive, inauthentic, condescending, and frustrating. There was no proactivity or sense of urgency from the underwriting or closing specialist in telling me the state of my file even as we got into the week of closing. I only found out after multiple attempts at contact, etc. It was exhausting. Had to push closing 3 times and ended up closing 3 weeks after my initially scheduled date. It got done, and I'm really happy with the terms. So that's the biggest thing. But it was a frustrating process.

      We recently closed the transaction of our home with Tomo being our lender. From the beginning of our search, after comparing a few rates, both online and traditional banks and lenders, we chose Tomo due to their competitive rates. Our offers got outbid a few times over the course of 7,8 months and eventually we found the one. Aaron was helping us on our loan and he was responsive and the process was easy for us. I do recommend before closing, shop around again and if you see lower rate, Tomo does match. But you need the official loan estimate from the competitor. We are happy overall with our experience.

      I was unfamiliar with Tomo when I began looking at mortgage lenders, but quickly saw that they were responsive, their fees were very reasonable, and they provided their best interest rate up front. I did shop fees and rates elsewhere, but Tomo was the best and there was no high pressure sales tactics.

      My wife and I were buying a new home and needed some additional assistance from Aaron and his team at Tomo Mortgage. Not only did they work extremely diligently and communicate effectively to guide us through the mortgage process, but they also coordinated with our bridge loan provider because our previous house had only been listed recently. Both went smoothly, and we were able to use the bridge loan to put down enough on the Tomo mortgage so we would not need to have PMI, which was a huge deal for us.
