The application process at Tomo Mortgage is simple and takes about 10 minutes to complete. It works on phones, tablets and desktops, with built-in AI assistance to guide you through each step. A preapproval advisor often follows up within minutes of submission.

Unlike many lenders, Tomo Mortgage lets you preview rates and begin the application without entering a Social Security number or financial documents. Personal and financial details are only required later in the preapproval process.

Here's what to expect:

  1. Get started: Click the “Get started” button in the upper right-hand corner on the website.
  2. Enter the property details: Provide the home’s location, type, intended use, purchase price, down payment, loan term and veteran status, if applicable.
  3. Verify your identity: Create a password and enter the one-time code sent to your phone by text.

At this point, you should receive a preliminary rate. If you review the rate and are ready to move forward:

  1. Submit your Social Security number: This will authorize a soft credit check, which doesn’t affect your score, unlike a hard inquiry.
  2. Upload documents: Submit W-2s, pay stubs, tax returns or account statements, depending on your employment type.
  3. Enter remaining details: Provide your financial background, employment verification, photo ID and any other required fields.
  4. Get preapproval: If approved, you’ll receive a certified preapproval letter with a 30-day rate lock.

    After talking to 3 or 4 mortgage companies/lenders, Tomo beat their rate by enough that when I told the local agent I was working with prior he said there are either hidden fees or they have something he doesn't. They were professional and helpful. Now, our experience wasn't without issues and delays, but they reached out to us on a number of occasions letting us know WHO was causing the delay before the culprit themselves did (surveyor delays, title delays, etc.). Highly recommended. Normally, I'm against online business like this when I could instead support local, but between the price, the transparency in comparing rates and guarantees, it was a clear winner.

      Our daughter recommended Tomo Mortgage to my husband and I. At the time, we had already begun working with the lender that financed our existing home. Additionally, we’d never heard of Tomo. However, after a troublesome issue with the other lender, we decided to listen to our daughter and call Tomo. Boy, are we glad we did! First of all, the customer service is outstanding. Every single person we interacted with was top notch. They listened to our needs. They stayed on top of everything, and were extremely responsive. Never had to leave a voicemail. They always answered the phone!

      The biggest gift - they offered us a much lower interest rate which saved us $80k on cash to close and close to $800 per month on the monthly house payment. We immediately dropped the original lender and switched to Tomo! We highly recommend Tomo to anyone that wants a smooth application and closing process, no drama, and lower rates. Even if you're using another lender, until closing its not too late. Switch! You wont regret it! A huge thanks to our lawyer daughter and many many thanks and appreciation to Tomo Mortgage and their amazing team!

      I don't normally write reviews but I'm happy to support Tomo. By far, the best rate (by 0.5%) when I was rate shopping. I had to call them to make sure it was a real company because I had never heard of them. The process was easy and seamless, they provide an easy online portal to submit documents and access updates to the loan status. When I had questions, the Tomo team was extremely responsive to phone calls and emails when I had questions. We closed on time. They will be my go-to for the future and I have already referred them to my family and friends.

      Tomo offered great rates, promotions and a fairly easy initial approval process. My loan officer was really great to work with! Exactly how you want them to be. Friendly, proactive and informative. The experience with my closing specialist was not great. I repeatedly had to ask how things were, only to be told 3-4 days before multiple attempts at closing, that there was something they've known about all along that is an immediate stop.

      The interactions with my closing specialist during these periods were dismissive, inauthentic, condescending, and frustrating. There was no proactivity or sense of urgency from the underwriting or closing specialist in telling me the state of my file even as we got into the week of closing. I only found out after multiple attempts at contact, etc. It was exhausting. Had to push closing 3 times and ended up closing 3 weeks after my initially scheduled date. It got done, and I'm really happy with the terms. So that's the biggest thing. But it was a frustrating process.

      It was an extremely pleasant and easy experience to apply for a mortgage with Tomo. Jeffrey did a fantastic job helping me, and the entire team subsequently got me approved quickly. Thanks to their attentive service, even over the weekend, our offer was accepted and we were able to purchase the house we wanted. Excellent communication, fast service, and very knowledgeable.       Tomo saved me big time. I was working with a different lender that was charging me thousands of dollars in origination fees with a high interest rate. When I switched to Tomo they charged me no origination fees and got me a 0.4% lower interest rate. Randell and his team closed the loan on time as promised and saved me a bunch of money.

      This review is specific to our loan advisor, Michael **. He was beyond helpful - he really worked for us as we had some atypical elements to our house purchase. He was also just a great communicator and completely knowledgeable of his field and the Tomo business model. We were pretty knowledgeable coming into the process, and Michael respected that, but we also learned a lot from him. He would be our first choice, hands down, to work with again in the event we are ever in the market for another residence.
