What is Orchard?

Orchard calls itself “a new type of real estate company that removes the stress and uncertainty of buying and selling a home.” However, it distances itself from home flippers and “iBuyers,” who buy homes for far less than they’re worth.

If you’re looking to buy and sell a home simultaneously, Orchard can help you avoid a double mortgage by unlocking your home equity and potentially turning you into a cash buyer. Orchard can also help if you only want to buy a new home or sell your current home.

How does Orchard work?

To get started with Orchard, you must complete a short intake assessment. If you’re eligible, you can then start the free home valuation process.

Orchard’s home valuation involves a 30-minute virtual assessment with a member of its real estate team. This assessment helps Orchard’s home advisor estimate the value of your home so you can move forward with one of the company’s programs.

Buying and selling at the same time
You may choose to buy and sell a home simultaneously with Orchard’s Move First program. Orchard lets you unlock up to 90% of your current home’s equity, enabling you to make a competitive, noncontingent offer on a new home. You get the remainder of your home’s value once Orchard sells your home.

You may also qualify to buy your new home with an all-cash offer using Orchard’s Offer Boost.

Meanwhile, Orchard prices, lists and markets your old home. You won’t have to do open houses or showings, and if your home does not sell within 120 days of listing, you can keep the instant equity amount while Orchard absorbs the loss.

Buying a home
Orchard also has a program (Buy with Orchard) for people that just want help buying a new home. With this program, Orchard assigns you a dedicated Buying Advisor who’s a licensed local real estate agent that helps you to set goals and negotiate with sellers.

After consulting with your Buying Advisor, you can get approved to make a cash-backed offer. This lets you use Orchard’s money to place a cash offer on a house, making you a more appealing buyer to many sellers.

If there’s a closing delay for any reason, Orchard buys the home outright and sells it back to you at the same price once you obtain the proper financing. There’s no fee to use this service, and costs to own and hold your house are covered for the first 30 days. After that, you’ll typically pay $50 to $100 per day until you get your financing together.

Listing a home
There’s also a program available if you’re only looking to sell with Orchard. As part of the List with Orchard program, you’ll work with one of Orchard’s local real estate agents to prep and market your home. To guarantee your home is sold within your desired time frame, Orchard can place a backup all-cash offer on your home.

Orchard services

Orchard’s comprehensive Move First program is designed for people looking to buy and sell simultaneously. With Move First, you can:

Besides meeting certain criteria for your home, Orchard’s valuation of your house must be greater than the minimum set for your city to use this service.

This service is only available for buyers in Denver, Colorado, and the following parts of Texas: Austin, Dallas-Fort Worth, Houston and San Antonio.

Your home must meet certain criteria and have its valuation fall within Orchard’s set minimum ranges to be a part of this program.

Orchard also offers a concierge service that can be added to any of its programs. With this service, Orchard’s team works with vendors to repair and upgrade your home for listing. Orchard simply deducts the upgrade costs from your final proceeds.

Orchard fees

The cost of working with Orchard depends on which of its services you use and how much the home in question sells for:

  • Orchard’s Move First program has a standard fee of 5% to 6% of your current home’s sale price.
  • The List with Orchard program has a 5.5% to 6% standard fee and a 1% convenience fee if you choose to sell your home to Orchard before the end of your listing period.
  • When you use the Buy with Orchard program, Orchard is paid a commission of the new home’s price by the seller, just like with a traditional agent. Orchard doesn’t disclose how much that commission is, though.

Depending on which of Orchard’s services you use, you may also have to pay additional fees, like closing costs.

If you use a cash-backed offer and Orchard buys your new home until you can complete financing, there are no extra charges for the first 30 days. If this process takes longer than 30 days, you are responsible for daily rental expenses (typically $50 to $100 per day).

There are no upfront costs to use Orchard’s concierge service, but the cost of repairs is deducted from the proceeds of your home sale.

Who qualifies for Orchard?
The exact qualifications you need depend on the service you’re interested in.

For example, to buy and sell with Orchard through its Move First program, you must be selling a single-family home built between 1920 and 2020 that’s not currently on the market. Orchard also has to value your home within a certain range, but those limits vary by state:

  • Arizona’s minimum home value is $150,000.
  • Colorado’s minimum home value is $200,000.
  • Georgia’s minimum home value is $100,000.
  • Maryland’s minimum home value is $300,000.
  • North Carolina’s minimum home value is $150,000.
  • Oregon’s minimum home value is $300,000.
  • Texas’ minimum home value is $150,000.
  • Virginia’s minimum home value is $300,000.

To use the List with Orchard program, the home you’re selling also can’t be valued at over $600,000 to $1.5 million, depending on where it's located.

How long does it take to sell with Orchard?
Over 99% of customers’ homes sell within 120 days of listing, and if a home doesn’t, Orchard buys the home at the agreed-upon instant-equity amount.
