Guild Mortgage does not show rates online. To get rates, you can fill out a form on the website, call Guild directly or search for a local loan officer to contact.

Remember that rates depend on a number of factors — specifically personal and economic ones. Personal factors that affect your rate include credit history, current income, loan type, loan amount, loan term and down payment amount. Economic factors include supply and demand and actions of the Federal Reserve.

Guild Mortgage offers both fixed-rate and adjustable-rate mortgages (ARMs). Fixed rates don’t change over the course of the loan term, while adjustable rates fluctuate according to a benchmark index and a margin set by the lender. Some borrowers prefer a fixed rate because the payment amount never changes. Other borrowers may choose to take advantage of the low introductory rate that comes with an ARM, which lasts five, seven or 10 years.

During the three-year period from 2019 to 2021, Guild’s average home purchase rate was slightly lower than the national average. In 2021, for example, its average rate was 0.12% lower than the national average.

Application process

You can start the preapproval process online by visiting the “Apply Online” page of Guild Mortgage’s website. The application will ask a few brief questions about your co-borrower (if applicable), the loan type (purchase or refinance), the state where the property is located and the name of the loan officer helping you. If you aren’t yet working with a loan officer, you can select one in your area.

Once you submit this form, a loan officer will reach out to you to gather more information about your income, assets and liabilities. You may be required to upload financial documentation to support your application. Guild Mortgage uses this to verify your eligibility.

Once your application is complete, your loan officer can give you an estimated timeline for an approval decision. After applying, you can lock in your rate for 120 days; a $1,500 fee applies at the time of publishing. Guild has a 17-day closing guarantee; if it fails to close on time, it pays $500 toward your closing costs. There is a list of terms and conditions for both the rate lock and closing guarantee.

Guild Mortgage offers many home loan options, including conventional loans (with fixed rates or adjustable rates), jumbo loans and government-backed mortgages like FHA loans, USDA loans and VA loans.

Guild Mortgage also offers specialized loan programs for borrowers who want to renovate their home, upgrade to energy-efficient appliances or purchase a manufactured home. You can also get a bridge loan to put a down payment on a new home before selling your old one. Guild offers reverse mortgages as well.

In 2021, Guild Mortgage had a total of 82,414 home purchase loan applications. Of those applications, about 75% (62,162) turned into closed loans, while roughly 3% (2,323) were denied.

Refinancing

In 2021, about 53% of the loans Guild Mortgage originated were for home purchases. The other 47% were for rate-and-term refinance loans and cash-out refinances.

Many borrowers refinanced in 2020 and 2021 to get a lower interest rate. In fact, nearly one-fourth of homeowners with a mortgage refinanced in 2021, according to a Federal Reserve report. As rates go back up, fewer homeowners are expected to refinance.

Requirements

Guild Mortgage specifies most of its borrower requirements by loan type. For a conventional loan, it requires at least a 620 credit score and a minimum down payment of 3%. FHA loans from Guild require a minimum credit score of 540 and a 3.5% down payment. VA loans and USDA loans are available with 100% financing.

When you first speak with a Guild loan officer, they will assess your needs and financial situation to help you figure out which loan type is right for you, your borrowing costs and how much you can borrow.

Guild Mortgage does not disclose specific lender fees online until you apply; it then sends you a Loan Estimate form with estimated costs and fees of the loan. According to Guild, closing costs are typically 2% to 5% of the home value. These costs may include some or all of the following:

  • Origination fee
  • Appraisal fee
  • Discount points
  • Processing fee
  • Title fees
  • Recording fees
  • Property taxes
  • Homeowners insurance

Guild has two guarantees that promise to pay a share of closing costs if it doesn’t follow through. With Credit Approval Protection, if Guild is unable to close on the loan after issuing preliminary credit approval, it pays you up to $1,000 for inspections, appraisals and relocation expenses — and up to $5,000 in lost earnest money. Homebuyer Express promises closing in 17 days or you're reimbursed $500 in closing costs.

    If you are looking for your 1st Dream Home, PLEASE DO NOT CONSIDER GUILD MORTGAGE. I did everything right as a 1st time buyer, searched TSHC website for their preferred lend and realtor. I chose Guild (bad choice) completed an application, uploading required documents, unfroze my credit, 4 days later absolutely NO RESPONSE! I was connected to Diane ** as my loan officer. This lady NEVER respond to emails or phone calls. I called and spoke with a gentleman (forgot his name) told me that Dianne was out but someone else would get back to me at 2pm.

    Well 3 days later I am still waiting for that get-back-to-me person. I called today, all you get is, "the person at extension ### is on the phone right now" or, "you reached the general mailbox leave a message." Well I have left over a dozen message, no return phone call. They get you PII online and ignore you risking getting hacked/stolen! I finally decided to use another lender who, get this ran my credit on a Sunday evening and returned the results. That's what I call Exceptional Customer Service! These people at Guild Mortgage care nothing about you or your dream and should be removed as a "Preferred" lender. If you decide to use Guild Mortgage, PLEASE PRAY YOU'RE NOT ASSIGNED TO DIANNE **! I seriously think they are short staffed, no one to answer phone calls or return their general message to a RED FLAG to stay away and choose another lender, seriously.

    I am writing to formally express my frustration and disappointment with how your tax manager, Alex, has handled my recent request to update a legal matter regarding my property taxes. Until this issue, my experience with Guild Mortgage had been positive. However, Alex has denied my rights and engaged in unproductive arguments regarding how my tax entities are structured. Most concerning is that I have spoken directly with the appropriate managers involved, who confirmed that Alex has not contacted them to verify the information he is providing.

    Given Alex’s authoritative manner and refusal to communicate with the proper sources, I strongly believe this situation warrants an investigation and appropriate repercussions for disseminating invalid information. Additionally, Alex has dismissed the official legal documents I submitted, placing me at risk of losing my home due to his refusal to address and correct these errors. I am requesting immediate attention to this matter, as the mishandling of my case has caused undue stress and jeopardized my financial stability. I look forward to a prompt response outlining how this issue will be addressed.

      I was referred to Mark ** and told him and his assistant several times that I wanted to take out a specific home equity loan... They proceeded to tell me that I should expect a rate in the 7s for this and had me fill out a full application only to call me and tell me afterward that they could not offer the loan I originally requested.

      This was a complete waste of time and energy, and I presented private information that didn't need to be shared at all to come to this conclusion. His excuse was that he didn't know which kind of loan I wanted even though he and his assistant had several texts and emails clearly saying this. This felt like a bait and switch and a violation of my privacy given the fact that he knew he couldn't offer what I had requested from the start. I can only imagine this was a way to sell my private data so they could make something off me one way or another.

      I refinanced my existing loan with Guild Mortgage and was told I didn't have to pay for 2 months and almost a month after it closed, I receive a letter from Guild mortgage that I have to pay the next month. I'm upset that my loan officer provided incorrect information and now thinking, when I have to refinance again, I may go with another lender.

      I had a horrible experience with this company. Buying a home should have been so exciting but I never felt more ignored with this company. I was first placed with Rachel Knight which she started off very encouraging and told me a couple things to work on, I did exactly what she asked and had it done in a couple weeks and she stopped returning my calls and stopped responding to my texts. Then reaching out and showing my concern I was placed with Jay Glover that reached out to me and told me he would take care of me.

      I had him pull my credit once and it wasn’t were we needed it to be but a couple days later my credit jumped up and I asked him to pull it again and instead of pulling it, he lied and said he pulled it and it was exactly the same and I knew he was lying. I then reached out to another lender the very next day, they pulled my credit and got me approved the same day. Two months later I closed and I am thankful for the lenders that I used bc they were very helpful and I couldn’t got anyone better. The lenders that ignored me here in Georgia made me feel like it was a race thing.

      The first week of Aug ‘24 I received a letter from Guild Mortgage stating that since I had no homeowner’s insurance they would be placing their own expensive insurance if I didn’t provide proof. Mind you, Guild Mortgage had sent my annual premium to my insurance company on July 9, 2024!!! I contacted my insurance agent and had them call Guild and straighten things out. Supposedly everything was straightened out with that call.

      On September 16, ‘24, I received an 2nd and “final letter” with the same threat. Again I had to contact my insurance office and have them contact Guild Mortgage. Again, supposedly, things are ok now. Well they are not on their game!! Why can’t they get things right?!?! Someone is not doing their job & I’m tired of paying for it! I am unhappy and upset with their incompetence! I should’ve never received today’s letter! Their incompetence has caused me stress, anxiety and time!

      I'm having problems with my escrow account and am wondering if others are too. My payment jumped $114 a month with no notice. I searched their entire website and couldn't find an explanation. I know WHY the payment jumped (increased taxes and insurance) but I want an accounting of it. I called and spoke with a rep today who informed me that they sent an email a week ago. I am meticulous about checking my email and did not see it, nor can I find it in my deleted or spam folders. The rep (re)sent the email today and included a loan history from the inception of my loan. From what I can see, our escrow account went into the red for the first time in September of 2023. The 2-month buffer was slowly eaten up prior to that because they didn't adjust my payments enough each year for the previous 5 years. When it went into the red, they waited another year and then increased it by $114 all at once in September 2024. I don't roll that way.

      I want to paid in full at all times. I don't want to find out a year later that we're behind and now we have to make up the difference for two years at once...last year and the upcoming year. At least I hope that's why the payment increase is so large. Not sure what's happening in their escrow department but they need to improve quickly. Until this point we have been very happy with Guild so I'm giving 3 stars, but situations like this make me very unhappy. One more thing...the rep let me know that they do not post the Annual Escrow Statement on their website. If you miss the email, you don't get notified. This is unacceptable. I should be able to access any information pertaining to my loan in my online account, especially when it affects my payments. As for our local office, they are WONDERFUL and do a fantastic job! I highly recommend them and wouldn't hesitate to use them again. I just hope the escrow issues get resolved.

      I would not suggest using Guild Mortgage. We bought our house not even two years ago and they have already raised our mortgage. Their office is closed due to “ COVID Concerns”.... so you have to make an appointment to meet with someone. Very inconvenient for you, but I guess they just get to work from home so very convenient for them. I’ve been trying to get a hold of someone to sign an insurance check so I can cash it and get repairs done on my home, but no one gets back to me. Again very inconvenient for me. Not so much for them. I definitely don’t recommend them.

      Guild offered a good rate, with points, and the local broker was wonderful, so I went with them, then as soon as the loan closed, very quickly Guild turned around, sold my loan to another company whose website is very frequently down for days, and I have spent hours on hold trying to reach a real person and cannot. Guild also kept the extra principal payment I'd made and it took weeks of phone calls, emails, and 2 complaints to the CFPB to get them to release it. And, even after they sold my loan to the other company, they continued to draw a mortgage payment out of my bank account (set up for autopayments) after they no longer held my mortgage, so that I paid 2 mortgage payments for the same mortgage to two different companies on the same day -- a real financial hardship. It then took emails, phone calls, and days and days to get Guild to issue a refund check for stealing from me. Guild is atrocious. Steer clear.

      Johnathan at Guild Mortgage in Texas is the absolute best. So good, we didn't even get other quotes when we were allowed 4 total. He responds right away and even takes the time to call you and talk to you about your credit where others will make a decision simply on the report itself. For new home buyers just know this is extremely important! He was kind and answered all of my questions with nothing but kindness. I highly recommend using Guild because of Johnathan and will be recommending both Guild and Johnathan to anyone I can!
