Consumer Complaints & Reviews

The comments from Rose, of Stockton, are completely untrue and she stopped paying for our services so we stopped doing work. She never told us about any judgment. I have yet to see it and I was in back and forth email communications with her. Her comments are without merit and perhaps she should provide a copy of the contract that she signed for all to see. Nowhere does it state anything about a judgment. To this day, I have no idea what she is talking about. The bottom line is that any client that hires us should read the contract and note the following: we are a full service law firm, we do not give guarantees on the services that we provide, but we certainly take pride in fighting for our clients and assisting them where we can.

Some clients expect miracles, that is, they have not paid their mortgage in a year, come to us for assistance, and expect a loan modification, or when they receive one, they are disgruntled because it does not contain principal reduction. We do not promise a loan modification to any one nor principal reduction! We do, however, help you in knowing your legal rights, if there are violations in your documents, if the notice of default was not properly recorded, what your options are to avoid foreclosure, short refinance, reinstatement, repayment, etc.

If you visit us at the California State Bar, both Angelica ** and Ron **, those who assist with loan workouts and other real estate matters, you will note there are no complaints. It is unfortunate that anyone can post a negative comment about a business that is untrue and libel one in the internet. Moreover, I was never given notice of this complaint to respond. I found out from a client that pointed it out. None of the clients that have posted a comment on this website have been harmed in any way.

Angelica ** has falsified the below information. There is and nor has there been a Forbearance/Trial Plan and nor a loan modification that this firm has gotten, at least not for me. I have all the emails from both the firm and my lender to confirm the situation with this company has not succeeded the outcome. I was impressed I could expect, who not only didn't do anything, but sent an authorization and letter to my lender informing them that they will be negotiating a loan modification in my behalf. Another letter that I received via email and through attachment stating that I'm not to communicate nor make contact with my lender, discussions were to be channeled through them as per the negotiations for obtaining a loan modification.

Carlos ** called and introduced himself to make me aware that he would be handling the modification. When a few days had gone by, I called in checking with Carlos **, leaving him messages that didn't get returned nor emails. Finally, I got one of the representatives there and I was told that nothing had been done. That Carlos wasn't going to be in for a few days because he had been in an accident. I got a call from Erika, who called about an additional case, I wanted to discuss about a gentleman who had ripped me off for services he hadn't performed. During our conversation, I asked Erika if she could check the status of what had been done or not done. She didn't have the experience and so I had to wait for Carlos to return. I never heard from Carlos again. The only thing this firm has done for me was make me a $1,048.50 poorer, in that I made this payment (one of the 3 scheduled payments) to them with the assurance that before a foreclosure takes place, although they can't illegally tell you not to pay your mortgage payments, I would have my modification. So not to worry.

However, Angelica ** wrote here: "Please note these two complainants that I am referring to- GDT and RS- both received a tremendous amount of work on their files from our office and are in fact, in a forbearance and trial period (if both timely accepted) respectively working towards permanent modifications when then they conveniently demanded a refund, terminated our services and then sought to attack us on the internet with lies. I have emails that were sent to each of these clients after I spoke with GDT and emailed RS to deny her refund request and after I emailed RS to tell him that he needed to act fast, he never responded on two separate occasions."

This is a joke! How do businesses like theirs get away with this kind of thing? I hope more of their clients who has experienced similar or worse things as I have. I'm glad that I'm not out of thousands like others are, especially you who paid and still lost your homes or in danger of losing your home.

I phoned this firm in April about a judgment I had gotten from my lender after signing a modification agreement. The firm continued calling, offering to do a modification asking for $3,500 to do the modification they promised they could get, but I let them know it was too much, and that I needed legal representation for the judgment received, and I didn't call back until a few weeks had gone by. This time calling back, I spoke with Matt **, explained my situation to him. He asked that I send him the judgment papers and the 4 agreements I had signed to give them time to review the papers to a Mr. Mukai ** and he would get back to me. They were offering again a loan modification at a rate of 1%, fixed for the five years the HAMP gives, with the rates increasing no higher than 4.25% on a 30-year fixed at the current market value, etc., not to be so concerned about the judgment because the modification would do away with any more legal things. He got back to me telling me that they would take my case. I was a good candidate for getting the modification.

I stated, "but I just got a modification." He replied, but because they were a law firm, they had all the expertise to get a better modification, and if they couldn't get me a modification, they wouldn't have taken me on as a client. They took money for a loan modification they assured me they were able to obtain, only to be told after I asked for a refund, and insisted that they call the lender finally to check with them to see if a modification was possible; I was copied a copy of the email Carrington sent them letting them know under no circumstances would they consider me for another modification.

I then found out there's a bill passed that forbids any entity from accepting upfront money for modification. They hadn't conferred with the lenders to see if a modification was in order or possible for their homeowner. They not only were going to charge me the modification, but they charge for a forensic audit as well. They charged a friend of mine for all the above and he's fighting still to keep his home, including the forensic audit that came back that there were no violations. This money upfront is said is non-refundable. Then they had a guy they refer clients to for short sales and he gives them a kick back. They aren't registered with the Department of Real Estate either.

I haven't heard anymore from them, yet I'm out of $1,048.50; one of the 3 payments they had scheduled that I paid, for them to call apparently my lender only to find out what I had been telling them all the time, that they would not be able to obtain. I needed someone to look into the judgment they/Carrington had filed the same month I had signed, paid and complied with the criteria of their loan modification. Carrington is a story for the next time. If you need the documents, emails, etc. I have these.

I'm behind one payment on my mortgage because the payment I made or would have made would have been my mortgage payment. But I was told not to worry about this because a modification would have been accomplished before Carrington would foreclose, but right at the time they accepted my first payment, I received a Notice of Intent to Foreclose, and was placed in Default.

First, they called me and they convinced me to hire them and pay them $3,000.00. They say that my situation was a guarantee to get the loan modification. For more than 7 months, they didn't do any work on my loan modification. Then, finally, I lost my job so they had excuse to close my file now that I really need help and I'm in deep debt for paying the $3,000.

I've been trying to call them but they refuse to answer my calls. They may have a pile of files from my case, but that doesn't mean that they were working on the case. During the 7 months, when I needed to contact them, they were never there to answer my calls. They usually had an answering machine or a person and they never returned my calls. Not only they close my file, but they also called Bank of America to close my file.

Recently, I note that there are two complaints that are showing up on your website. These complaints, while we have not received notice to provide a response, are false, merit-less and are causing great harm to our business. Please note that these two complainants that I am referring to, GDT and RS, both received a tremendous amount of work on their files from our office, and are in fact in a forbearance and trial period (if both timely accepted), respectively, working towards permanent modifications, when they conveniently demanded a refund, terminated our services, and then sought to attack us on the internet with lies. I have emails that were sent to each of these clients, after I spoke with GDT, and emailed RS to deny her refund request, and after I emailed RS to tell him that he needed to act fast, and he never responded on two, separate occasions.

If given an opportunity to respond, I would gladly defend our company's position concerning these clients, that have lied and sought to extort us, by posting and filing false complaints. Allowing these two people to lie, and have such information on the internet, until we have been notified, and had an opportunity to respond is unfair and wholly prejudicial. For this reason, we respectfully request for an opportunity to respond with a complete packet of information to prove our claims, and disprove theirs, and any negative comments be immediately removed, until we have had an opportunity to respond, and you have had an opportunity to evaluate both sides.

Please note GDT filed a complaint with the BBB, and their comments have been removed pending further investigation. Our contract that each of these clients signed specifically states that there are no guarantees, what they are paying for and when, and that they are not advised by our company, to stop making her payments, among other things. I would be happy to provide a copy of our contract. As a result of these lies that are posted by each of these individuals, our company has potentially lost clients. We ask for immediate removal, pending notice of the complaint from your company, which we have not received, and found on our own, and until you have had an opportunity to consider all facts, involved with this matter. We are certain that you will find in both circumstances, that we did nothing wrong, and these people seek to extort a refund, once the work was completed.

I hired the firm because I was promised by a legal assistant of the firm that they can get me a lower principle and lower monthly payment. This legal assistant was very sympathetic to my situation and corresponded with me frequently. She advised me to stop paying my mortgage to show hardship and basically gained my trust enough so that I hired the firm and paid the high fees. She told me her firm charges higher fees because they can get me the results I wanted. After a couple of months and $3800 later, I come to find out that the legal assistant no longer works there and almost everything she had told me and promised me is false. Beverly Hills Law Associates, however, is taking no responsibility whatsoever on the part of their ex employee.

I had a conference call with Angelica ** on May 14 2010 and instead of hearing out my concerns and why I am dissatisfied, she not only tried to intimidate me and dominate the conversation but she started to point the fault at me saying I am difficult to work with. She kept veering away from the fact that an employee of hers made promises and guarantees to me that was false. She at no time had any concern about the deceit that her ex employee had made. She completely denied any responsibility at all. She made claims that she corresponded with me often when all I ever got was 1 email regarding a question about a lawn.

All other emails were forwarded to her by her colleagues. She also claims that we had a conversation and that she took notes when I do not at all remember ever speaking to her and even in the manner, she said, I spoke is completely unlike me. The whole way her and her firm are handling my dissatisfaction is sickening. Angelica ** is suppose to be in charge with client relationships but from my experience, this firm is good at being human to you in the beginning, after they take your money, they are dry, cold and short. All the human aspect disappears but most of all, the things promised disappears also after the checks have been cashed.

I now am losing my home. I have to move out since I cannot pay the mortgage that is even higher after hiring them to represent me. They not only did nothing about my principle but they actually managed to make my monthly go up! They are fraudulent in their claims and at least in my experience the employee I dealt with lied to me and they are not doing anything to alleviate or take responsibility for this.

I entered into a contract with Beverly Hills Law Associates to get a principal reduction and a lower interest rate. They said I was a good candidate even though I was not upside down in my loan nor was I behind on my payments. They withdrew $3000 from my account even though I was told in a email that no money would be taken until services were rendered. They now are saying that the mortgage company is refusing to reduce my principal or my interest rate. They sent me an email to schedule a conference call to discuss my options with a senior loan processor and their attorney. I then called them to schedule the conference call and I was told that they would call back later that day (05/03/2010). I have not received a call back that evening or even today. I have since called again only to receive voicemail.
