We researched companies to build a new home on my lot next to our current home. All the bigger companies got mostly terrible reviews so I was very wary choosing a builder. I chose Maronda because RMC mortgage was able to work with me as I have good credit but no credit. Since I live next door I was able to watch all the stages of construction. From what I observed the workers did an excellent job and were polite and respectful to me. I tried to keep as many trees on the lot as I could but Charlotte County insisted on a bare ditch/moat around all sides of the lot.
I signed the contract with Maronda in July 2025 and closed in April 2026. I did not experience any of the problems I had read about in past reviews. There was a lot of updating of the contract with RMC mortgage which was confusing but in the end all was well. We have been in the house going on a month and I had two warranty issues on a water leak near the street and a crack in the shower stall that were resolved within 48 hours. I would not have a problem with recommending Maronda to friends or family.

I was looking to have a new home built on my lot next to my old house here in Port Charlotte Florida. I researched most of the custom builders and large cookie cutter home builders. All the big builders got mostly terrible reviews. Maronda was less expensive than most and since I have a good credit rating but NO credit I was having a difficult time getting a loan. RMC Mortgage was able to get me a loan after lots of requirements that were stressful and time consuming. If I was more educated on the internet workings it would have been easier. Also there were frequent contract updates that needed immediate attention to advance. Since I live next door to the home being built I was able to observe a lot of the construction and feel the workers were very qualified and didn’t cut corners. Maronda worked with me to save as many natural trees on the property as possible.
The county did not and basically wanted the lot stripped of all vegetation and deep ditched on all four sides. I’ve lived in my old house 27 years and never had any flooding on my street. I signed my contract on 16 July 2025 and moved in 24 April 2026. The Mesquite model I purchased is attractive and roomy. The only problems I have encountered is the front door Kwikset lock doesn’t accept a combination and the plumbing connecting the house to the city water leaked. I called in the water leak and Maronda had it fixed in a couple days. The lock is covered by the manufacturer whom I am working with. This is dry season so the grass was pretty brown but is greening up since it rained a couple days ago. The large windows also caused bird strikes so I put decals on them and that solved that problem.

We bought our house 7 months ago. Barbara was the realtor. Excellent person. She work with us since day one. As always she did a great job. The superintendent Gene works great with us as well. All staff very professional with us. Always hear your concerns and if we have a complaint they fix it. It was our first experience building a house and over-all was a good experience.

Maronda Homes made the process of buying a new home very streamlined. Met with Steve virtually and went through all the models. He was very familiar with all the layouts, timeline, out of pocket, and overall what to expect. Looking forward to closing our new house in August.

Run for the hills!!! They try to jam a one sided "Seller" contract down your throat and will not accept any contract changes leaving the "Buyer" on the hook for unlimited costs and potential legal issues.

Don’t hope for an actual timeline when you build with Maronda! We signed to begin our house in October 2024 with a delivery date of May 2025. It is now February of 2026 and our lot hasn’t even been started. Our sales associate has promised us multiple delivery dates since May with nothing to back it up. Deadlines have come and gone with zero communication from anyone. After moving across the country under the assumption that there would be a house in May, we have spent nearly $9,000 just in storage costs.

We have lived in our 2 story new construction home since 2019. We have had to do 3 tear outs upstairs due to water leaking to the subfloor. 1st was the master shower floor liner was cut during installation. Leak was found 3 years in. Shower had to be completely torn out. 2nd time AC water overflowed and it came raining down into my 2nd story kitchen. 3rd time- water lines and drain lines are sitting on top of each other. And a small leak formed on a 2x4 where the water line had been resting for years in the subfloor. It’s exhausting! 7 years- 3 tear outs. Multiple neighbors have had the same problems with water leaks. Do not buy from Maronda Homes!

I visited Inverness, Florida Maronda Homes office to go and see an Orchid Model home. I met with Steven **. Young man answered all my questions and concerns about Maronda Homes. The house was beautiful. I was very impressed with home and packages they offered for the price. I just retired and looking to leave New York City. I'm on a budget. I can't believe that I can get a home for under 270k - Brand new! Looking forward toward my next step. David **

We live in the Huntwell West Maronda Homes and contrary to most reviews we have been happy with our home. Our home was built in June 2025. The home is lovely and the neighbors are very nice. We had an independent in inspection done as well and they thought the home was well constructed. The building supervisor has been attentive to any concerns or corrections we have needed. Compared to home prices in other states this was more competitive. The only “criticisms” I have so far is that the ”add ons” were pricey and choices very limited. Otherwise we are pleased with our new home.

Issues with the walls, poor ceiling, poor paint poor carpet, and poor installation, Floor squeaks, I have a few neighs they have really bad leak. Another Neighbourhood his foundation cracked and I have a lot of construction guys in my first 30 days came in to fix tons of issues and they are not fixed properly. What to tell you it’s really a nightmare, even though the inspector that I hired to check the house, he was lecturing me and my wife for like almost 4 hours how to use this, how to use that and I keep telling him I need to know about what is going on between the walls. Hey change the subject and he’s talking about how to use that and this blah blah blah then he went outside. Have a nice conversation with the builder for almost like half an hour. I can’t trust anyone anymore. My advice to you try to build your own house. There is no more hope in these kids out there messing around and destroying your dreams and they have no knowledge about what they’re doing.

BUYER BE AWARE!!!! They are all "We are there for you" when looking to buy, Then when you are settled in after the worst experience on their lending service that makes their people and the offers too good to be true it is, the warranty they back out with every excuse, Then blame another boss that is nonexistent like the wizard of oz man behind the curtain. Fake, Fake all the way around. There are many builders in Florida and communities. Run far, far away from them. It costs you and resale will kill you. It's really a unplanned community. I should have bought a pre existing home or waited for one of these homes here to go for sale and had them take the depreciation, Can't give them away and they left the association and now the homeowners to deal with their now subpar Amenities building and equipment and strict county overseeing due to their construction environmental practices.

I will not recommend Maronda Homes to anyone. They are interested in selling and fails to commit to their promises. I have a cabinet that needs to be replace for over a year and Steven ** keeps giving me excuses. He came to take the cabinet out and refused to replace and anyt ime I call him is a different story and excuse. This a poor client experience and will not recommend. Please if you are looking quality after service, find a company that will commit and stay to their promises.

****BEWARE**** This place is a complete joke, they treat their vendors horrible, they withhold payments because of new policies that came into effect after work has been performed and say they won’t pay you until you update your policy. I have had to get lawyers involved and put a lien on them to get any action. They home building is very Sub par as well.

I am writing to commend Scott **! He has been working with me for the last 12 months as new Maronda Home owners. I must tell you that we have been quite disappointed with the product we were delivered last August when we signed our purchase agreement and accepted our new home at 8 Zoffer Court, Palm Coast. But we also want to recognize Scott for his great service and his redeeming qualities for Maronda. We have have spoken with several superintendents/managers and we've had MANY different Maronda workers in our home to remedy the SHODDY work that was done on our home. It has been a year of frequently bringing our issues to your attention and Scott ** stands out as one of the only representatives for Maronda that not only heard our complaints and came to our home to inspect the issues, but he worked hard to remedy what he could and give Maronda a good name.
We are GRATEFUL for Scott ** (and Chris Love) who always returned my call quickly or texted me back almost immediately when I was trying to get Maronda to help us with our garage door troubles, crooked front door, bath tub squeaking, bathroom grout poorly done, crooked tiles, bouncing flooring, AC trouble, poor trim work and wall issues, crooked cupboard doors and plumbing issues. He also came to our home several times to be sure the things we were asking for were addressed. And I know he spoke up for us and on our behalf even when Maronda was not willing to do the right thing and repair some of our issues. IF NOT FOR SCOTT's kindness, understanding and help we did consider an attorney.
We are very disappointed with Maronda and the poor quality of work and products used to create our nearly half a million dollar home. We truly expected Maronda to give us a great home, but we are living in a home that reminds us frequently how disappointing your company and product is. I would think you would bend over backwards to please us so that we COULD give Maronda recommendations to those curious about your company and your product. But we have nothing good to say ... except that SCOTT cared, Scott knew the issues were genuinely Maronda's responsibility and Scott did everything he could to get results for the issues that make our home a disappointment. Regretfully a Maronda Home Owner, Steve and Kim. PS You can thank Scott for his stellar work ethic and his trusted character for us not following through with a lawsuit.

Poor quality material used or builder didn’t do it correctl. A CHEAP JOB, but we are stuck with a mortgage, and are on to the Next victim. My upstairs floors squeak when you walk and you can hear it downstairs (very loud), which is so EMBARRASSING. Maronda Homes refused to fix it when I brought it to their attention 2 years ago. Now it’s getting WORSE. THIS IS SUPPOSED TO BE a BRAND NEW HOME... if you want a home to live in for a lifetime. Please don’t purchase Maronda Homes.

We are under contract with Maronda now. The many poor reviews are a little intimidating. I read all 200+ reviews and am offering my synopsis and experience thus far. I will say like many others, we have had repeatedly poor communication issues and customer service. Realtors/buyers, if the home is heavily discounted, please verify your commission, odds are your cut will be dropped and this was not communicated to us. The actual process as far as financials and paperwork goes has been smooth and painless. I will update this review once we get our private inspection done and upon closing.
We are buying a home that was built as a spec home and were never involved with construction. This is in the Palm Bay Fl area. Please note that many poor reviews come from the construction process (not pre-built), a variety of places (IE FL does not have basements, so some problems are geographically unique), and many reviews are old and are at odds with tens of thousands of homes that Maronda has built. Maronda appears to have had a few class actions against them, forcing them to improve quality.
For those going through the construction process in the Palm Bay area, I used to work construction. I did fire alarm/suppression, cabinetry, and worked under a general contractor for a while. Typically, a new build cannot move to the next building phase, let alone be sold, if it is not up to code. Some of the issues others have found during construction should be caught on a corresponding inspection and the builder would be required to fix. A lot of the various inspectors here, typically do a great job at making sure the house is at the very least, up to code. I am looking forward to updating this with some hopeful positives after the inspection and any warranty claims over the coming years(hopefully not needed).

This builder does not build quality homes as indicated on their website. They were not responsive when concerns were raised. When the realtor got involved and the buyer was not comfortable purchasing this poorly constructed home, the sales manager decided to threaten the buyers with loss of deposit plus 20% of the home purchase price. Truly this does not build confidence with their buyers. I would highly encourage any prospective buyer to run away from this builder as quickly as you can. I dare say that I find it hard to believe if any Maronda employee would want one of their relatives purchasing this home. You can see in the pictures below, the foundation is not at all level, has large gaping holes at the sill plate, and the concrete work has exposed pipes and questionable hurricane tiedowns.

Poor quality homes falling apart within the first 3 years. Lack of communication and unprofessional, walls cracking, floor tiles not aligned and loose or missing grout. Septic tank failed the first year. File a warranty case and never heard from anyone.
