My name is Mike and I was hired by Beazer Homes in West Chester Ohio as a loan office for their in-house mortgage company. I worked there for almost a year and ended up building a home through them. I was fired 29 days after we purchased and moved into the new Beazer home in Maineville, Ohio. I was told a week before that I was being written up with several accusations about me. All of them were completely false and I refused to sign the form. I was told by my manager that if I would not sign the form that I would be fired on the spot. Now I don't know about you, but I wanted to keep my job. I was to make over a 100k a year. That is very nice pay for someone who doesn't have a college degree. So I signed the false accusation write up form to keep my job and exactly ten days later I was fired. Now this is after I just signed the loan papers like I said, 29 days after I bought the home. I had a 230,000 dollar mortgage at 1900 a month without a job. To make matters worse, once I looked at the closing documents that I had signed to get the loan, it stated that my wife made 4000.00 per month. This is total fraud. My wife only makes 2400 a month gross. That is fraud. I have the documentation that states they listed her income as 4000.00 per month. They fraudulently made up her income so that we looked like we could afford the home so that the loan would go through. This was on 06/29/2005 when we purchased the home.

As of today 12/11/2007 our house is now been foreclosed. I am currently looking for a lawyer to file bankruptcy since now I have over 50,000.00 in credit card debt I used to keep us in the house. (We had no debt except for two car payments when we bought the house). My wife and I are currently living at my parents house till we get back on our feet. What I would like people to know if they read my article is Beazer builds a beautiful house but they will do anything to get your loan done so they make money. My wife and I have suffered tremendously due to this company. I have gained over 80 pounds in the two years we lived in a Beazer home due to all of the stress, I have thought of ending my life, and other things. I am currently looking for a lawyer to sue the heck out of them for the damages Beazer has put upon my wife and I. I lost everything I had due to Beazer.

I bought a home from Beazer in 2005. When I was choosing options and hearing about the features of the home from the sales consultant, it was communicated to me I was to get an upgraded kitchen with standard carpets etc. Of course the deal I was getting was stressed. But, no one essentially told me in the apring of 05 that the carpet laid throughout the house was not functional. Had I known that I would have gotten the upgraded carpet.

I became the owner in 9--05.Shortly thereafter, I noticed the carpet was attracting furr and hair balls. It actually attracts hair and dirt to the surface and according to the inspector, breaks down. Beazer has told me its manufacture is ok. However,it is not functional. My 18 month old already has been to the emergency room due to hair being wrapped around her toe from the carpet where dirt and hair stick like a magnet at the surface. Beazer will not replace it. My claim is that had I been made aware of the lack of functionality, I would not have chosen this carpet.

My wife and I signed a purchased contract on May 20, 2007 to buy a property with Beazer Homes located on 19669 Mathilde Lane, Saugus, CA. We were committed to this house and placed a deposit of Twenty Thousands Dollars (20,000) on May 20, 2007. Fifteen days later (Jun 5, 2007) , we haven’t heard anything from Beazer and decided to contact Beazer’s loan office to inquire on the status of our loan. We were told there was a problem with our contract and we need to contact Nancy C, VP of sale in Los Angeles. We then called Nancy C and were not able to reach her on the phone.

Later that day, we received a phone call from the new home consultant, Asbery R, stating that our contract was revoked because the house was sold to another buyer. Beazer then offered us another home on the same street but with smaller in both living space and lot size for the same price.

After a day of discussion, we elected not to continue to do business with Beazer because we strongly believe that Beazer has purposefully use “bait and switch� scheme to sell us the house and requested to cancel all contract. An official letter of cancellation was sent June 7, 2007 and we also requested our deposit check to be returned immediately since escrow was never opened. To our disappointment, our deposit check was cashed and Beazer told us that we would not receive our deposit 4 to 6 weeks from today.

As of today (29Jun2007), my wife and I had placed several calls to Nancy C's voice mail, inquiring on the status of our refund but she never called us back. We would like to express how disappointed we are with the whole process of purchasing a Beazer home.

Upon moving into our new Beazer home, our neighbor (who was also our daughter's 5th grade school teacher) told us that a bobcat hit the left-rear corner of our house while the landscaping was taking place. It made since what they said being that, upon our pre-closing walk through, we noticed siding damage in that area. We were told that it would be replaced...that it was due to sun damage.

After learning of this from our neighbor of all people, we immediatley contacted the customer care manager, Todd G, and the builder in our neighborhood, Allison. They denied knowing anything of the sort happening to the property.

After several correspondences with Beazer, and getting no answers, we finally gave up. Apx 1 1/2 years later, as I was coming down the stairs during a very cold and extremely windy morning, I noticed a draftcoming from the floor in the corner where the bobcat allegedly hit our house. I emailed customer care to report the problem. They sent our a new manager, Richard, and he held his lighter up to the area and did indeed note a draft blowing the flame from his lighter.

Upon inspecting the exterior of the home, when I mentioned to him what my neigbor told us upon move in, we discovered that part of the foundation, in that corner, was knocked off...an obvious result of the bobcat. I was furious! I demanded they send our a structural engineer to evaluate the home. It turned out to be no structural damage thank goodness. They caulked the inside and outside of our home in the area to seal in the crack where air was getting in.

We called our lawyer to inform him of the situation. He asked what we wanted as a result of this and we said we just wanted an apology and fir Beazer to admit fault in not disclosing, or at least looking into, this information in the beginning. Instead, Beazer has replied to our request with a letter stating that any futher conversations on the subject need to go through our attorneys.

My wife and I signed a contract in June 2006 to purchase a new home in the Queen Creek, AZ area for 664,000. This community was their flagship community with homes selling for almost three times the median in the surrounding area. We had a house to sell in California with which we were using the proceeds for a downpayment on the Arizona property. Despite assurances from Beazer that my new house would not be ready until May, I got a letter from Beazer stating they wanted to close the house in April. Of course, I had not sold my CA property yet and now had to scramble to find a buyer.

I was read the riot act by their VP of Sales, Guy Melton, stating I was in breech of contract, was going to forfeit my 20,000 deposit, etc. Well, I found a buyer for my CA property and closed that transaction. I was told by Beazer my house would be finished first on April 5th, then April 18th.

Despite flying my whole family down to AZ for a New Home Orientation on April 25th, the house was no where near completed. Obviously, I refused to close on an incomplete house. Well, as of May 14th, the house was nearing completion. I got the loan documents and looked over their appraisal as done by their mortgage company. While they had lowered the price of my house by 28,000, the housing market had considerably tanked. Beazer was selling larger homes than mine in the same subdivision with basements for less that the 636,000 asking price of my home.

I had my own appraisal done and submitted it to Beazer which came in 46,000 less than their own in-house appraisal or 590,000. Beazer refused to lower the price of my home despite the fact I would be paying in excess of 100,000+ more than larger homes and also refused to let me move my deposit to another one of their 21 spec homes which were again larger and cheaper than mine. The good news is they agreed to refund my deposit in full since my house did not initially appraise for the original 664,000 asking price.

I wonder, when my house goes back on their sales list and is added to the other 20 spec homes they are struggling to sell, if I walk in and attempt to buy it again, will they sell it to me? Based on their current discounts, the house they wanted to sell to me for 636,000 will be listed for 436,000. This is a 200,000 difference. Legally, I do not think they can refuse to sell it to me and will probably get a lawyer if they do.

We were very happy be moving our family of 6 into a larger home and a new community. So we signed the contract and put 27,000 towards the purchase of our home in November 2005. The home was to be completed in March 2006. However, we were unable to sell our home and could not afford the home. We were told if we did not purchase the home we would lose our 27,000. This was untrue because the addendum included with the contract stated that our deposit would be refunded if we were not approved for a loan.

Since we were not able to get approved for a loan without having the down payment we were going to receive from the sale of our home. We knew we couldn't get approved. Well, Beazer has its own mortgage company and gives a huge incentive if you use their title company. They found a company that would do our loan.

I spoke with the person doing the paperwork and explained to her our financial situation and that I could not afford to lose 27,000 (that was borrowed) and could not afford the house. She is the one that explained that if the loan can't get approved i would get my money back.

Miraculously the loan was approved. In reviewing the paperwork I saw my loan application where they outright lied about our monthly household income and I told them I would not sign it attesting that it was true. They told me I didn't have to sign it if I was not comfortable with it. That is how they got our mortgage rate approved.

I could tell that the person that was doing the actual paperwork for the loan sympathized and didn't feel good about the loan. But she seemed to be pressured to get this loan approved. I don't know what kind of leverage Beazer had on them. When we sat down at the title company in July 2006 to sign the papers the loan application appeared again. I told the attorney how they lied and that should be some type of fraud. That that is the only way they got our loan approved, and we really can't afford the house but as long as the loan got approved, we couldn't get out of it without losing 27,000. He just chuckled and said I didn't have to sign the form but it didn't really make a difference.

I feel that some type of law should be out there to protect this kind of thing from happening to people. But we are so broke right now I am scared to approach an attorney about it.

My husband and I or on the brink of foreclosure now. We love the home love the neighborhood so are really trying to manage. We have refinaced and taken out money from the home that helped for a month or so. I got a christmas bonus that went straight into paying the mortgage. We were able to rent our our old house. That has taken off some strain. But there is still a negative because the rent does not cover the mortgage and utilities.

On top of that we received a letter stating that all the resident in our new community will be charged 1,500 annually to pay for the sewer system in the community. That is something that should be made aware to people before they put any money down to buy housed in the community. We have thought about selling the home but it is now worth less than what we owe.

We attempted to purchase a house with Beazer in Clarksburg, MD. We were committed to purchasing this house and placed a deposit of Fifteen Thousands Dollars (15,000). The process was very unpleasant. After much dispute over the contract terms, we received a letter from Beazer saying that our contract for the house was terminated and that our deposit would not be refunded to us.

As we tried to renegotiate the contract, we found out that the house was sold. Our new homes consultant, Jay Smat, assured us that we would receive our deposit back if the following conditions were met.

1) We submitted with our contract was an addendum that made this sale contingent upon us selling our home. 3 months later Rob Shapiro, the general manger, selectively choose not to sign this addendum without notifying us of this action;

2) We were assured we would not qualify for two mortgages therefore we could not settle and our deposit would be fully refunded to us. Instead, Beazer qualifed us for predatory type loans (bridge loans and upto 12% int rate loans). This is despite our high credit scores.

3) We would lose concessions (discounts) and not the contingency in the event we could not settle.

4) If Beazer cancelled our contract, our deposit would be refunded;

5) We were convince that our contract would not be approved unless we deposited more than 10,000 dollars.

We would like to express that we have been disappointed with the whole process of trying to purchase a Beazer home. Beazer Corp, is not customer friendly and is unethical in its practices. Beazer had not in any way suggested a positive course of action for us to purchase the house other than threatning and ultimately refusing to return our deposit. We strongly believe that Beazer has purposefully manipulated and taken advantage of us during this process. 

To be disputed in court. Upto 15,000 in lossed deposit and court/legal fees.

Quality of construction is extremely poor with this brand new property. Here are few examples -- AC Unit even after two repairs has leakages. Leakages in the windows during heavy rainfall. Fireplace has problems. Kitchen counntertops had to be replaced because of poor quality. Kitchen Vinyl flooring has started coming off in just less than 6 months. Very poor finishing in the bathroom floors. The vinyl surface looks unsmooth because of pebbles below the vinyl flooring.

Initially while I was buying the property I was told by their person that I have to make payment myself If I want to engage the dealer in the property buying purpose Was misrepresented in the options sold to me. For example I was told that if I buy fan points( 600) I will also get 2 free ceiling fans installed by the builder.

Multiple days were wasted waiting for the repairs people and problems are still not sorted It's difficult to determine the damages due to leakages. Being a first time home buyer I am stressed because of so many problem while the property is not even one year old.

Builder has failed to address all issues identified at walkthru prior to closing. Customer care people are not helpfull at all and rude.
