Plain and blunt.....did not finish the job....did not come back to finish the job....sloppy craftsmanship through out the building of the home. mortgage company option one....who they were in business with when you purchase the home....very poor service....

We spent weeks looking at different new homes and apart from the floor plan one of the deciding factors was we wanted a neighborhood with a pool. We found the Reminisce subdivision by Beazer. It had a floorplan that worked for us and a new Amenity center with designs for a very unique pool. We have a 7 year old that loves the water. This seemed to be the perfect location. We met with the sales person in Feburary 2007 we were told at that time that the pool would be open by July 4th. We signed the contract and looked forward to moving in. As time went on we did not see any change in the pool area and in June we stopped at the sales center to ask about it. At this time we were told that the pool would be open by the end of August. We accepeted this and started to plan our son's upcoming birthday party as a pool party.

After weeks of delays on the closing of our new house we were also informed that the pool would not be open until the middle of September, after the date of our planned party. In the middle of September we were then told that the pool would not be opened until the next summer. As of March 2008 we were told at the sales center that the pool would be open for Memorial Day weekend. We were delighted to hear that it was finally happening. Two weeks ago at our latest homeowner meeting the Beazer representative informed us that the pool would not be opened this year and that the reason is that Beazer does not own the land that they planned to run the water lines through as well as part of the land that they built the parking lot on.

I feel that Beazer has mislead all of the homeowners through thier constant lies. How could they fulfill thier obligations when the do not own the land? What kind of company plans a community and does not ensure that it has the land to build it. The worst part is that the homeowners dues are designed around paying for the pool and there was no delay in collecting those dues. The worst part is that the pool and pool house are at 90% complete. According to the county records the property in question is owned by Seabrook at Butternut LLC with a registered agent on file of Neal Baker in Charleston SC.

What the homeowners want to know and what Beazer will not disclose is whether the cost of the land was previously agreed upon and now the owner is wanting more or if (this appears to be the case) Beazer is trying to change the terms because of current market conditions. I understand that the market is down but that does not give them the right to refuse to perform on agreements that have been made. The Beazer rep at the latest homeowners meeting advised us that it would be better for us not to involve the media. We are supposed to believe that Beazer has our best interest in mind? In my opinion this all boils down to money and Beazer's unwillingness to spend it to fulfill their obligations.

We are paying for something that we do not have. The lack of a finished amenities center is further depressing the property values in the neighborhood.

I've purchased a brand new end unit townhouse built by Beazer homes Virginia on March of 2006. Then approx a year & 2 months later (May 2007) I've hired a contractor to build a deck & once the deck was finished, I started having this water leakage problem right by the sliding glass door in the basement which was right below the deck. So when I started having this problem, I assumed that my deck contractors messed up or did something wrong along the way so I've asked my contractors to fix the problem. Well since I've asked my contractors about the problem they came out more than 4 times to do whatever they could do. So finally I got sick of waiting & scared that I'm going to have a major mold problem (I'm allergic to mold by the way),

I've contacted the gentlemen who is with Prince William County, who is in charge of customer complaints. Mr. Ray Jackson is his name and a few weeks later, he sent out one of the county inspectors. After looking at the problem area the inspector told me that he thinks that it's not my contractor, but BEAZER who poorly installed the sliding glass door in the basement. The reason being is, before I have a deck, the water couldn't travel well enough to cause a water leakage problem in the basement just by the siding but once the deck has been built, it's just so much easier for water to travel from the deck, to the siding & into the little cracks by the sliding glass door to end up on the drywall of my basement.

To make the story short, Mr. Jackson also called & told me the same story. Since then, I've gotten Beazer to come out & told them what was going on & Beazer, AGAIN told me that it's my deck contractor who didn't flash well so I need to get this problem fixed by my contractors, Not Beazer. So Again for the last time, I've asked my deck contractor to come out & Re-Flash the area Beazer told me about. Well it's been a few days since my deck contractor fixed the problem but the water leakage is still same & I've told Beazer that it's you who messed up on putting the sliding glass door. I'm writing this compalint because Beazer is totally ignoring this problem now & told me that if I want to contact anyone in comsumer compalint department then go ahead and do so. This is just wrong for them to ignore my compalint & they are just keep blaming it to someone & trying their best to avoid the whole situation!! Please help!

I actually could smell mold in the basement now (again I have to remind you that I'm allergic to mold).. and it looks like my sliding glass door is about to pop out because the dry wall has been severely water damaged that I can see the frame of the sliding glass door now! The paint is peeling off & I see water marks everywhere on top & side of the drywall & when it rains, it pours so I always have to leave a waste basket right underneath! I check every time it rains & I always find a good amount of water in the waste basket.

this all started may 4 2007 at closeing we had to close on a home twice in one day .the house was closed the first time we closed at a 164'000. that was the price of the home .the president of the company said not to give us the keys to the house that there was mistake that we had to close on the house for a 170'000 mind you we had closed the first time for a 164'000. so we did not know what to do.we had all of our belonging on a eighteen wheeler truck ready to move in to our new home. so we went on and closed on the 170'000 we did not have any more money are any where to go.

we went down to the records building to find out how much the house was on the deed of trust and they had put on the deed of trust for a 174'000 but we did noy sign any paper work for that amount.also our taxes was suppose to be included in our mortgage payment but our taxes has not been paid for thi year.we have been talking to mr.holden about this he keep saying that they will fix the problem it has been almost a year and they have not done any thing . do we need to get legal help with this matter?this is a nightmare.

We did noy have any where to go are any more money so we closed a second time . our taxes was suppose to be included in our mortgage payment buy we callthe taxes office and our taxes has not been paid. we went down to the records building and got a deed of trust and they file it fo a174;000 mind you we have two deeds of trust so now we are not very happy with beazer they keep saying that they are going to fix it but they have not .we keep talking to them but nothering has changed yet .should we get some legal help. .

This is in regards to our new home purchase with Beazer Homes. In August of 2006, my husband and I relocated to NE Columbia, SC. It seemed to be a nice place and properties were affordable for us. We had secured funding with Indy Mac before we even started looking for properties. Our credit was not good, but the purchase price of the home was only 116,00.00, and we had twenty percent to put down. When we went to Beazers sales office, we had the commitment letter with us. Again, without knowing if we had a secured loan, there would be no point in even looking for any homes let alone ones so far away. The sales rep prepared the contract of sale and made a copy of our commitment letter. However, if we were to get the 12,000.00 in upgrades, we would have to use Beazers mortgage company. We did not have a problem with that providing they extend the same professionalism to us as they expected from us. They said their purchase agreement stipulates we had to provide them with a loan approval within 30 days. We had one since day one. We told them we wanted an approval from them, as well, within this time frame so that if they could not get us a mortgage, we would weigh our options and see if we still wanted the upgrades. We did not want to get in over our heads with a high mortgage payment.

They came back and told us we definitely had our mortgage secured. Time came and went, and we were told every single time we called that every thing was fine, we had the mortgage, we would just have to be patient and wait to see what our interest rate would be. So we waited and waited. By the middle of June we were really nervous. It took a horrible toll on us, (especially my husband who was on a liver transplant wait list), and it still continues to this day. The Dr.s told him he should be under as little stress as possible. We were panicked. In a little over a month, we had to coordinate an out of state move. We had to be out of the rental, we had to line up our moving company, we did not have family or friends we could stay with if things got worse, and we had two cats. It was awful. We had told the rep from Indy Mac back in April, we would not need their services and explained why to him and thanked him for his time. Still, Beazer continued to assure us we had the mortgage and to stop worrying. The 4th of July came and went without hearing from Beazer. Calls were not being returned. Our biggest fear came true.

Finally, on July 12th, just 12 business days before we had to move, we received a letter from someone named Mimi Ohara. The letter reads as follows: Hello Mr. and Mrs. Wheatley, Let me introduce myself, I am Mimi Ohara, division sales manager for Beazer Homes in Columbia....Unfortunately, due to circumstances regarding your personal finances and credit history, Beazer Mortgage has not been able to offer you financing, and you have not been able to acquire financing from any other lender to date. While we sympathize with the situation this might put you in, and regret the possible inconvenience, we have made a business decision and must inform you that your deadline for providing us with a valid loan approval is July 31st, 2007. On August 1st, if we have not received the above mentioned approval, we will terminate your contract with Beazer Homes, fully refund your earnest deposit and market the home for sale. We value your trust in Beazer Homes and hope that if your financial situation develops in the future, you will consider us again for your new home in Columbia. Sincerely, Mimi Ohara Division Sales Manager Beazer Homes.

My husband and I could not believe it. They waited until July 12, 2007 to tell us we had 12 business days to secure a loan or our home would go up for sale. Mimi sympathized for our possible inconvenience? Those words ring over and over in my head still. Besides for hearing the diagnosis of my husband, I have never been so afraid in my life. I had absolutely no idea what to do. I could not believe the arrogance of this company. They gave us no time to shop around for the best rate we could get. They could care less. Our deadline was August 1st. We could not and still do not understand why they gave us a short deadline such as this when we kept telling them, If you cant secure the mortgage, please just let us know as soon as possible. Other people we spoke to (from Beazer) through out this ordeal told us Beazer had other people who wanted to bid on the house. The only logical reason they did this is so that they could get someone else who qualified for a mortgage with Beazer Home Mortgage, and they could keep it in house.

We believe they will continue this practice with other unsuspecting buyers. Regardless of the horrible circumstances it left my husband and I in or anyone else in the future, this company should be publicly exposed. I can't help but wonder what other poor souls have gone through this or are about to. This goes beyond just unethical. This should have been one of the happiest times of our lives. It was something my husband was so looking forward to after all he had endured but it became a disaster. A huge disaster. We had to go back to Indy Mac basically begging for them to help us if they could. It was so humiliating and every other company we called said it was just too short of notice to help us even if they wanted to. We were at the mercy of Indy Mac. They were able to help us because they had all the information on file from back in March, but it was at almost 9% interest rate. We had to accept Indy Macs offer and were just blessed we had somewhere to live. I just cant seem to leave this unconscionable business practice alone. Ms. Ohara blatantly lied about us not being able to secure a loan and it makes me sick. And just as a final note, her last sentence about them valuing our trust with Beazer Homes and that they hope in the future we would consider them again for our new home purchase--was simply cruel. I was going to purchase a Beazer home in Fishers, IN, only to have myself and my fiance treated horribly! We endured racial jokes (we are an interracial couple). This was all after I had signed a purchase agreement. I decided to let this go because I am a Christian woman and built at another Beazer community, but my heart just couldn't do it. I told Beazer that I wouldn't qualify so I wanted a refund of my 1000.00 earnest money. I did get that back but only after going to their office and confronting them because they accused me of writing them a bad check! I have been discriminated against and humiliated. I tried to contact a Beazer rep to advise them of this but with no return calls.

I've had many sleepless nights and was sick because of all this.

I purchased my first home in October 2006 while I was in Iraq doing contract work. My sister was my power of attorney and signed all the paperwork for me. We found a brand new home in the Wildomar/Murrieta area with Beazer homes, and I was pre-approved right away because of my good credit and income. At the time, I was pre-approved for 100% financing with an interest rate at 6% on the 1st loan (80%) and 8% on the 2nd loan (20%). Beazer Homes said that if I used their mortgage company they would throw in 20K in upgrades and pay for my closing costs. They also said they could beat my lst mortgage interest rate with a 5.5% interest only 5 Year ARM vs. the 6% my bank was offering. This sounded perfect! Little did we know, the loan officer was crooked. She verbally told us the rate was 5.5%, and when my sister signed the loan paperwork, she also explained it to her that it was a 5.5% interest only 5 Year ARM. What she neglected to say and point out in the large stack of loan papers was that the 5.5% rate was a negative amortization rate, and that my REAL interest rate is 8.5%. (Linda Smith and Beazer Mortgage would be making a killing on this loan by marking my interest rate up - that meant a great deal of money in Linda's pocket - at my expense!)

Once I received my closing paperwork and first mortgage statement - we realized we had been conned. Needless to say, I love this home and want to keep it. I have perfect credit and decided to pay the 8.5% interest rate for a year and then just refinance when my one year prepayment penalty was up. This meant I was stuck in Iraq doing contract work for a year more than I planned. This also meant leaving behind my new wife (married in 3/2007) in a large home all by herself. I am working to pay for a home I cannot even live in or enjoy. Now a year later with the decline in home values,I cannot even refinance. EMC Mortgage could easily give me a loan modification, but they say I have to leave my job in IRAQ and fall behind on my payments before they will assist me. This is crazy! I am basically risking my life to be able to pay down all my other bills so I can hopefully one day come home and join the police force and afford my mortgage. I have worked too hard to have a credit score of above 720 to just throw it all away because Beazer Mortgage/Linda Smith and EMC Mortgage are not ethical. Note: I am not the only buyer that Beazer Mortgage conned. My next door neighbor is in the same scenario.

Stuck in a loan I didn't agree on, Losing a ton of money, Stuck overseas in Iraq just to make the payment. Trying to REFI, but because of these types of loans the housing market has caused home values crash, not allowing me to get help

WE purchased a home from Beazer Homes, located in Arbor Glad subdivision.  Now, a year later, we find out that our last year's taxes were never actually included i the monthly mortgage statements, although when we closed the lender stated that our payments included taxes and insurance.  They also failed to report that from the two mortgages we took, the second one had a rate of 22% +.

For whatever reason, they never did tell us why we needed two mortgages when we had given a down payment of 80,000+. So for the past year we have been struggling to make payments. The saddest part is that we will most likely end up losing our home as we cannot afford to make the new payment of 3000. It is unjust and inhuman. When we had applied for the mortgage loan, Beazer knew that I was not working and just returned to school for a second college degree. They knew we had credit card debts; and that the main reason I was not working was because I was taking care of our mom who had advanced dementia, and we needed to care for her at home. They also knew that my sister was the one working but did not have a good credit. They knew that we were giving a reasonable good amount down of 80,000+, which was everything we had. We are now in severe danger of losing our home and everything we had.

We are afraid, scared and worried. No one will even refinance us because of our current credit. Someone even told us too bad..just give your keys to the bank..they have plently of shelters in Jacksonville, FL. I know some people can be heartless, but this is our home. We are in a bad circustances and situation. All of our lives, we had worked hard and have learned many wonderful values that our parents instilled in us.

Due to this unforeseen nature we are severely stressed out, worried, sick and very anxious. We keep dreaming how the bank is just going to show up and take our home away. We have no other means of savings. I am still in school and need about 11 more months to finish. My sister is working full time plus works an extra day on Saturday and is looking for a third job. My brother-in-law is looking for a second job.

The fact is that we strongly feel that Beazer Home Corporation just lied to get us approved for a mortgage that we may not have been properly qualified for. Beazer Home just wanted to get their money, regardless of what cost it was going to be on us, in addition to taking our down payment. We need help now and legal advice. We don't want to lose our home or all the money that we have invested in, or go into foreclosure. We know Beazer Homes has had lots of problems in other states, where they have done the same or similar situations as ours to new home owners, in which Beazer Mortgage conspired to illegally finance home buyers who were not qualified for mortgages so that they could buy newly built homes.

We had a problem from the start. We were getting a home that was an energy saving home. My windows are so leaky as far as heat and cold goes. The a/c in the summer goes non-stop at 70. In the winter, it gets so cold because of the windows and doors are not correctly sealed. My garage door has malfunctioned several times in which I could not close it all the way, and my son's bike was stolen. Thank God that was all that was taken. Beazer Homes makes just a lot of promises and a lot of excuses--the list goes on and on.

I had to buy insulation, wait for people to call, and just sit on my thumb!
