On January 15, 2009 I contaced Beazer Homes of Northern California and spoke to Wayne Morgan in regards to the defective windows of our home purchased from Beazer on June 30, 1999. The window of our home is covered under a ten-year warranty indicating that it will cover condesation of the windows which we are experiencing with the windows. The issues we have with the windows of our home include severe condensation along with mold, mildew, discoloration, and the inabilities of opening and closing the windows. All of the windows thru out the home have this problem.
After I explained the problem to Wayne Morgan (confirmation 1716023)he told me to contact Atmos Corporation dba Merzon. When I called Merzon located on 4385 W. Shaw Fresno, CA 93722-6205 on January 16, 2009 I spoke with Brian Chacon (confirmation 638247) and he scheduled Bob Minoli from Integrity Residential
Window Repair, Inc to come out and inspect our home on Februrary 2, 2009 (order # 638247 cust. # 240832). Ever since then no one has contacted us in regards to this matter. I have tried numerous times to contact Beazer Homes and Merzon but they will not respond to my phone calls. They are ignoring me hopping I will just go away. Beazer Homes needs to be held responsible for the defective windows in my home.

I bought a beazer home rin feb. 2008 by september the kitchen floor started ripping up when I contacted beazer they said not are fault it wasn't like that when you first moved in. when I bought the place they said they gaurenteed roof tiles up to 70 mph wind. in october we had wind of 67 mph gusts. tiles came loose they refused to fix them. I noticed holes in the siding on the second floor of my home. When I called them they came out stood in the neighbors yard and said well it looks to me it was hit with something ,we can't cover it. the heat in my home isn't working properly. the two front bedrooms upstairs are not being heated properly. there is a 10-15 degree difference. when they were notified they came out said they didn't notice the difference and told me to buy a fan and curtains ( blinds were not enough.) even though I shouldn't have to do it ,I did. still having the temperature problem in the rooms
stil no resolve. I am obviously paying highwer gas bills to even attempt to heat the bedrooms to a degree. I am going to have to pay some one to fix the siding which I probably wont be able to buy two or three pieces and i'll have to replace the kitchen floor.

Amongst all of the regular problems that comes with a Beazer home, ie. poor drywall installation, creaky floors, etc., the one that has been the most irritating is their included gas fireplace in the family room of my model. Apparently, it was the contractors fault according to Beazer, that absolutely no insulation was used in the wall cavity behind and around the fireplace, both in our home and every home in our 62 home community. So even though the fireplace is a sealed gas type, the most horrible draft you could imagine, about the same as a partially open window in the dead of winter on a breezy day, occurred the first winter after we bought our home.
We had to wait until the 1 year point in order to get action. So we stuffed a dozen or so large bath towels in the access cavities above and below the unit. So that summer, Beazer sent someone out to remove the siding and install insulation behind the fireplace. The following winter, what do you know, still drafty. Not as bad as before but still unacceptable. The regional service manager was even out to the house to see exactly what the problem was. There is a large opening in the side of the bottom access cavity where the gas line comes through. You can feel a steady stream of frigid air coming through. He said he would have the worker cover that area. Didn't happen. Now this winter rolls around, still feel the draft. So I put a complaint in, and was called back and told that the fireplace contractor would be calling to schedule the service appointment. 10 days goes by, no call. I call Beazer again, this time they give me the contractor's phone number and tell me to call them. So I call, and the contractor says sorry, but we're busy taking care of our customers, you'll have to wait several weeks.
So nobody wants to seal this draft, meanwhile my heating bill is almost 500/month. I'm ready to burn this house to the ground and move on. James of Atlanta, GA December 10, 2008
I have to say that my heart goes out to every letter that I just read regarding Beazer Homes practices and ethics. I am the former Quality Assurance manager for Beazer Homes in Jacksonville. I will say that I believe everything that I have read! I have seen it all. My partner and I lost everything we own, including the new home we were having built by Beazer after my boss found out that I was gay (Our loan was suddenly turned down after it had already been approved for several months!). I suffered harrasment, abuse and threats for months but dealt with it, mainly complaining to the HR department. Later I found out that not a single complaint was ever put in my personnel file!
After my boss found out, he made it his mission to fire me. The day he was coming to the field to do it, I drove into his office and left my resignation letter with HR. I stated that I had to leave due to family issues but in reality it was that I was forced to quit a 100K a year job due to my bosses homophobia. He later told me that he had no plans to fire me, even though a half dozen people warned me.
And trust me, I have seen many a gay homeowner at Beazer treated very poorly, severly discriminated against. I was told by my president after a very bad incident that I had to understand that 'PEOPLE LIKE ME' do not normally work in the construction industry!!!
Due to all the above, we lost everything we own. My boss even made it his mission to keep me from finding another decent job. So yes, this division is horrible and could care less about the customers nor the employees. Just care about the under the table kick backs and bonuses. Oh, I could tell soooooo many stories about this company! So trust me guys, all they want is your money at closing and for your warranty to expire so that you do not find out what they have swept under the rug nor hidden in the walls. Good luck to you all. We ended up homeless and I am sure a lot of you will too!

Our dealings with Beazer started in May of 2007 when we signed the contract to have our new home built. Every date they gave us was changed. We were told it would take 4 months to build, it took 5 months. We had several issues that were covered by warranty, the siding had allot of lumps and bumps in it, they were taken care of, all the electrical sockets were loose, they were tightened up, all the insulation in the ceiling fixtures was removed upon installation, we replaced them with ceiling fans, the grading on the right side of our yard is lousy, the water puddles and attracts mosquitos - Beazer refused to correct because we planted bushes and put up a fence,
the biggest headache we had was the fact the fact there was no glue on the floors and when you vacuumed the floor got sucked up in the vacuum. We had them come in a few times to repair this issue but the problem continued until the warranty period was expired. We were tired of the vacuum getting stuck everytime we cleaned and my wife developed allegies that we had a tile company come in and install ceramic tile. The reason for my wife's allergies was the mold under the linolium in the bathrooms which we found once we took out the linolium, that is also when we found that the entire floor in every room that had linolium was not glued down.
Beazer's answer to all the air bubbles we found was to go in and stick a needle in the floor and shoot some glue in there, We have pictures of all the really large air bubbles, they just didn't care. Now we have a problem in our master bedroom, seems there are beems in the attic the are pushing against our ceiling in the bedroom, the hook ups for the washer are loose and leaking and there is a crack in our master bathroom floor from the toilet to the shower. So much for the warranty. The warranty period is not long enough on new homes.
Because of the linolium problem we had to replace all the floors with tile which we had installed over the past month in the kitchen, hallways, laundryroom and bathrooms.

I have been trying to complete my one (1) year warranty repair list and i am still struggling to finish our wood floor issuies and the garage floor heaving. For the past 2 1/2 years Beazer has sent multiple subs to fix / repair the wood floor - large gaps/squeeking and now due to their actions it is not heaving in the middle of the kitchen. The sub floor was shimmed for over 2 years to try and abate the squeeking and when they finally removed them now the sub floor will not lay flat - which is the heave.
The builder has now said they cannot fix this and I will have to live with it. The garage floor was looked at and beazer stated that in order for them to replace it I had to have a 1 tripping hazard to qualify. The floor has heaved - about 5/8 - but the water from the back of my truck when I pull in from the snow and rain flows to my house and not the garage exit. They will not address it. I am not even getting return reply's from my e-mails.
This one year list was extensive at first and numerous items on it had to be addressed and fixed numerous times. Garage exit door stair failling away from house due to improper grade, retaining wall built up twice, dead tree in front replaced two times and still they put in the wrong tree per Association code. Grade in backyard wrong causing them to put a french rail drain to help remove water. The ongoing unprofessional action by this developer are unacceptable and now they ignore me.

Beazer Homes built Deerwood Place condominiums, a beautiful development with six individual condo buildings. They were sold to owners as upscale, deluxe condominiums. Beazer had professional sales people on site for several months, selling the condo's, inviting customers to parties at the beautiful swimming pool, and showcasing the upscale condominims. The condo's sold for 290,000.00 up to 550,000.00 during 2005.
The buildings and the condo's looked great, until all the water leaks and structural defects began to surface. Many of the owners have relocated in disgust, trying to rent out the units, rather than sell during the slow real estate market. Beazer refuses to communicate effectively to owners about the design flaws and water damage that is destroying the buildings.
Beazer has had a small construction on the premises since 2005...this is almost 2009...making feable and slow attempts to tear off the faulty stucco and exterior building skin on six buildings. They do not communicate satisfactorily to owners...construction crews show up on cherry picker machines outside your window, and tear off the building, leave construction debris on the ground, and the buildings still leak. The Beazer management is aloof and callous to the owners, creating an adversarial climate. The on site construction foreman is rude and non-responsive when you press for results and satisfaction, telling you to contact the office if you don't like dealing with him. Most owners on the property are already moved out or sorry for the day that they made an investment in Beazer Homes condominiums. Beazer of Woodbridge, VA July 21, 2008
Beazer Homes Builds Houses on Swamp Land, hires Illegals from 7-11 to build houses, poor workmanship, stole my deposit, and delivered a poor quality product. Creaky Floors, Poor Design. Beazer Homes Rushed the Building Process to make a sale before prices fell. 1 Week Later I would have never bought this home, it's clear the home was not finished at that time, but in order to not lose sales, beazer rushed buyers into buying homes.
come and take a look for yourself, why would a home builder plant dead trees and not car about the homeowner. I cannot even invite friends over to this place without being laughed at.

May of 2007, I found a new floor plan with Beazer homes. I was getting a huge discount because this home has never been built. I put down the 500.00 earnest money and got a pre-approval through one of their prefered lenders and they began to build my home. Because they were going to use my home as a model to show Beazer had people in and out of the house everyday.
Two months before I was suppose to close I received a email from Beazer that I did not have a pre approval and they have sold my home to someone else. I did not receive any warning from the lender, who was a friend of Clay Burris nor did I get a chance to find my own mortage person. This was a year ago. As of today I have not received my earnest money back.
Because my lease was expired I had to find a new home for my family and I have not been able to sue Beazer for breech of contract.

We purchased our 1st home, and were told our new home would be completed in July initially, on June 1, 2007, we moved out of our townhome in MD, left our employment and moved to SC while waiting for home to be completed. When we got here they had not laid the foundation, or leveled the land, they had our Good Faith Deposit, but were lacking in Good Faith on their part, they avoided responded to our calls, and when they did respond they gave us date, after date after date,
When we were told to come in for the Design Studio, we thought that we were actually going to go to a studio, instead wew were rushed into this small room in the sales center by Marta, who talked so fast and appeared to be in a rush to get through our session, she didn't tell us that we could get blinds installed or outside back spotlights for night, or automatic garage opener. Now, in order to do those things, we have to have the association authorize. During our 'pre and post-drywall orientation' my husband and I both asked all the pertient questions, we were informed that all our concerns would be met by the time we did our walk-through. We did note all our concerns in writing, during final walk-through, several concerns came up, we were then told by closing those things would be taken care of.
When we finally got our keys, and entered our new home on Oct. 1st 2007, we were very excited, considering we paid 235,000.00 for our home w/o using their morgage company, we expected that our home would be of high quality workmanship, were we disappointed! Our master bath, has a small stall shower, that you can barely turn around in, I have since started using the 2nd bathrm. tub and shower, the paint is coming off the shower stall walls, the floors creak, there's a dip in the upstairs hallway floor, there's some kind of bulging spot in the ceiling of the 2nd bathtub/shower, the shower curtain rod came crashing down when visitor was in the shower ( no one told us it was not a permanent rod ),clothing rack came out of the wall when I hug up apprx. 20 itiems, leaving a lg. gapping hole in the wall, and scratches all the way down the wall from the rack, the carpet has clogged 2 very expensive vaccum cleaners, it sheds like no other carpet I've ever seen and it's supposed to be upgraded, there are warped areas in the ceiling of the kitchen eating areas, we were told that the microwave has the ability to keep the smoke at a minimum during cooking, but when using the house still fills with smoke, have to open doors to let out.
Washer and Dryers were also upgraded, but weren't connected properly,the washer has had GE serv.man here 4 times already,the dryer exhaust pipe was not cut properly, not allowing the vent to open still not repaired, GE says homebuilders' responsibility. Concrete was left on the garage floor, the patio, and the screened porch floors, which we had to chip away with hammer to break up lg. chuncks, (we were told some one would be back to clean it up, and to power wash the areas, because of the staining of the work materials,and soil), we were also concerned about the foundation cracks and holes that we can see will be problematic in the near future.
We pay an annual Assoc. fee here we have not been told what were're paying for, we had a fountain that spouted up out of the lake, that has now been dismanteled, when all the had to do to increase Property appeal was put in the correct fountain apparatus. We told to write everything down for our yearly inspection,and submit before the 1yr. expires. The assist. foreman informed us several times that he had no idea that our home was scheduled to be built until late June/July, and that they had 4 other homes also scheduled at the same time, we felt that we didn't get the attention to construction as some of the other properties did because they were behind schedule with our construction.
My husband and I both feel that we wouldn't buy a Beazer Home again, if they can't improve on their customer service, and their Reps., don't SLOW down to allow themselves to represent the company and to assist the customer. we'll see, hopefully Beazer will start to step up to the plate and live up to their advertisements. Purchasing a home in this area of SC at the price we paid for it should have given us at least a semi-luxury home, which we don't feel we got.
