    My parents placed their home in a Trust in 2006. By Florida law, upon their deaths the home passed to the trust composed of their nine children. Florida Law does not require probate. SPS refused to recognize the Trust and refused to send any communications to the address of the lead Trustee but instead sent mail to the 'Estate,' which is a nonexistent. In the course of a year, we sent nine registered letters with the copies of the death certificates and trust documents and even statement from an attorney. They continued to ignore all communications. We got an improved insurance policy that cost $4000 less than the previous one only to have them payoff ours then charge us for both. They even responded to our attorney by sending the response to my parent's house. They are wholly incompetent and there is no method to communicate with them.

    This company is a straight scam, they will raise your mortgage for no reason, the customer service is garbage. They truly suck.

      I rarely leave reviews, but my experience with Select Portfolio Servicing has been beyond unacceptable. My mortgage was paid in full when my home closed on 3/2/2026, and I was told my escrow refund check would be mailed within the standard timeframe. Instead, I’ve spent nearly 3 months being given excuse after excuse while waiting for money that legally belongs to me. I called on 3/24, 4/8, 4/22, and multiple times after that. Every single time I was told the same scripted response: “the check is being processed” or “it has been mailed.” At one point, they claimed they sent it to the wrong address. Then after filing a complaint with the BBB, they responded saying the check would finally be mailed on 4/23 — yet I still had not received it.

      The lack of accountability, communication, and urgency is shocking for a company handling people’s finances. Holding onto over $10,000 of someone’s money for months while giving them the runaround is unacceptable and incredibly stressful. No homeowner should have to chase down their own escrow funds like this. If you are considering using this company, be prepared for frustration, endless phone calls, inconsistent answers, and delays when it comes time for them to return YOUR money. I would strongly advise people to document every conversation, keep records of all promises made, and file complaints immediately if issues arise.

      On May 5, they drafted my mortgage payment while at the same time having received a mortgage payment that I sent. The next day, I contacted them to return the duplicative mortgage payment. They told me it would be 24 to 48 hours. I waited a week and they still told me 24 to 48 hours. As of today, May 15, 2026 I have not received a return of my funds. They could have ACH the payment to my account instead, they chose to earn money/interest on my funds for as long as they could possibly get away withholding it. It’s either that or they’re just inept and stupid, and in the very least inefficient. I’m still waiting for them to return my money.

      Our family house loan was transferred from our 40+-years family bank, Chase to SPS almost 6 years ago. For the entire time of the mortgage loan all was straightforward with automatic payments. With SPS, they purposely make it difficult to pay. This month I saw that they did not take out the automatic payment. So, I sent the payment with receipt it was received. Looked into the account to see that it was not taken. Paid the second time, waited several days, once again they did not take the funds. Went online to add another bank account details for payment. Not possible. Fourth time, I tried to put in the SPS banking details into a WISE online account - not allowed.

      Meanwhile, they send me two letter that they did not take the payment for insufficient funds…. really? I went online and asked, “Why is it difficult to pay SPS” and saw that over 99% of the customers have the same problems. Why is our government allowed this predatory home foreclosure and resell agency to mask as a mortgage company. All actions that take is to either change more fees, make it difficult to pay, and to take possession of people property. How can we get away from this predator?

      I paid a little more than they requested for the escrow deficit. They still charged me the same amount afterwards. I was told multiple times that they do not know how much the insurance charge until the day of payment. This is the most ridiculous thing I've ever heard! This was told to me by two reps! The last rep I spoke with last week was in disbelief and said that it was false.

      This company do shady business and I'm upset that the previous lender transferred us to this bs company! I remember paying and also added more to the principal once, received a notification and the next week I started receiving notification that the mortgage was not paid. I checked my bank account and they withdrew the money a week prior. I had to call and the rep had to search for a while before seeing that I did pay. Call your State Attorney to report this company. They'll provide you with details of law firms that you can hire to sue the dog piss out of SP Servicing.

      Received notification of transfer of servicing from Cenlar to SPS. Letter received April 27, 2026 with effective date for the May 2026 payment. As of May 9, 2026, I am unable to register online in the SPS site for my loan payments. Cannot even find my loan, even though they provided a loan number in the correspondence! This is ridiculous! Have had my mortgage servicing transferred many times, but the process and ability to find my loan online was easy. SPS tells me I can call and make a payment with a representative, but how do I know it was actually applied if I can't even find my loan in their system?? This is poorly handled, and very concerned that SPS has no clue what they are doing.

      The transfer should NOT have been made if SPS doesn't have the ability or staffing to have the process done transparently with no issues for the customer in seeing their account online, as well as transaction history. There needs to be better oversight by the regulators in the process and procedures of loan servicing transfers! I do not want my credit history or my mortgage payments negatively impacted due to the lack of accountability or handling by SPS.

      This is a horrible, horrible company. I am in the process of moving to a new mortgage company. They completely locked me out of my online account with NO warning, NO explanation, removed my username, my password and all of my security questions. They did this on a weekend when they could not be contacted. Do you have any clue how disturbing this is? I didn’t know if my account had been compromised or infiltrated. They are a horrible, horrible company!

      I came to write some reviews about SPS and I didn't get surprised when I saw everyone had the same bad experience as me. Zero customer service. They have no idea what they doing. Try to stay away, make sure your lender not going to sell your mortgage to sps before lending money from them, since SPS has very bad reputation and never able to get customer all the big companies who you trust them getting your mortgage from sell your mortgage to them right after you get your mortgage without your consent! Cross country did this to me and this was very disappointing!!! I got into so many problems with them.
