Save My Home USA (LM Processing)

Approximately 4/2009, I contacted Save My Home USA in reference to a loan mod. The cost of their services was $1,995.00 which was paid in full to them. I would receive periodic update calls until about 9/09 when the calls abruptly stopped. I proceeded to call consistently and to no avail. They were no longer in business. I have all of the documents submitted to them. My original loan was with Countrywide that is now with Bank of America but I want my $1,995.00 back as the promised services were not rendered.

Here is what I know, Michigan AG office took the company to court. Part of the agreement was for them to shut down, which happened almost overnight. After about 8 months, I contacted the AG about the status of our refunds and was told that the judge did not agree with awarding all refunds. Thus, back to court and no guarantees. That was approximately 4 months ago and I have been unable to find out anything else. I suggest everyone start sending letters, emails and phone calls to the Mike Cox, MI AG office and put some pressure on them.

I paid them to work for me in helping me obtain a loan modification on my home as I was behind and starting to face foreclosure. I paid them $1595.00 last June 2009. I worked with someone for about 1 1/2 months before and I didn't hear back from them again. I called and was told that she quit and that someone else would be taking over my case. I was supposed to get a call back, but I never did. I called them again and had apologies from the supervisor and gave his word that he will have someone expedite my case since it was at a crucial stage with information that my lender needed.

No one ever called back. I tried contacting them months later just to find out that they are now a different company LM Processing. I'm not sure what to do from here, but I skipped a mortgage payment to pay them to later find out that I didn't need them at all. I ended up contacting my lender directly and completed my modification myself which was finalized in May 2010. It took me a year to get this modification. I got ripped off and I would love to get my money back as I paid a fake company money that didn't help me at all. I'm a single parent and don't have money like that to give away. Please if someone can help me, please contact me. I was already in a hardship and that set me back even further. I could've made a mortgage payment instead of paying them for nothing.

Same as everyone else, I paid $1200 and this company just seemed to evaporate with no trace and no way to contact in processing. What goes around comes around.

We paid them a total of $1295.00. They promised us a loan modification. And the only thing that we received was this company taking our money. They informed us if they could not get us a loan modification they will refund us all our money. To this day we have not received any money back from them. All the numbers we had to contact them have been disconnected. I want our money back that we gave this company. We are still in foreclosure and stressed because of what happened to us.

We paid Save My Home $1200 to get a loan mod. They never kept us up to date on anything and had a real incompetent person handling our case. Things got so bad because of them I had to file chapter 13 bankruptcy. Now we cannot get hold of them. They also are now a different name, LM Industries. They have a lot of our personal info. We want our money refunded.

They took $1600.00 from me and never got my loan modification. They hurt people.

We signed with Save My Home's services and spent 18 months going back and forth with new reps, missing info, resending info and so on for modifications on our 1st and 2nd mortgages. In July 2009, near the end of the month, we called and no one answered the phone. I looked up the website and it directed us to LM Processing. They instructed us (SMHUSA customers) to send an email or fax with our client number on it for an update to our file and any question or if we wanted a refund to let them know.

They would get back within 72 hours for both. There was only a fax number and email. There was no address listing in all of California according to my checking. No phone, no identity as to where the fax number was out of, no listing with BBB and the Attorney General's office in CA had no knowledge of their existence. They suggested I submit a complaint form on their site which concerned me as they had a company in their state with the potential of scamming more consumers.

I also filled out a complaint form for Michigan before and received a letter saying, thank you for making you aware, it is through consumers that we/you sometimes can only know of these issues and if I would fill out a complaint form? However, it was your site and BBB in Michigan that instructed us also to send an email or fax to LM Processing to get our refund. We have sent over 20 emails and faxes to LM Processing and have never heard back or received our refund for $2995.00.

Save My Home USA not only put us in a worse situation as most people who applied for modifications (is this what our president dreamed of when he passed this bill and our tax money onto these lenders? To put hardships into worse situations, end up making our payments larger and ruin our credit scores and take money from people already hurting from multiple hardships?). It is not their money, it is ours with our taxes. I would like Michigan or California to intervene and find a way to have LM Processing refund our $2995.00 and I would think, shut them down.

Our story is about the same as other ones I have read on your website. We sent in over $ 1,200.00 and only had a couple of responses from Save My Home USA. We were informed not to make any payments, that this would only interfere with the modification process. The company is now known as LM Processing and we have heard nothing from them whatsoever. We would like to know if there are any avenues to get a refund from this company. Any help would be appreciated at his time.

We contacted these people because they came highly recommended. We paid them $1595 which was deducted from our checking account in June. After that they told us that we qualified and that they would start the process. We kept being handed over to different people in the office, but never got any answers to our problem. Next thing we knew we were told that LM Processing was handling our account. We could get no phone number only a fax number. All emails kept coming back undeliverable!

We also were told not to make payments on our mortgage because it would mess up the process. We have a mortgage and a home equity loan. Our lender keeps sending us a foreclosure notice on the Home Equity. When talking to our lender they told us that they never received any paper work from either Save My Home or LM Processing. Now we are 4 months behind on our mortgage. I am on disability so it was making us a lot of financial problems. We were told that if in 6 months that they didn't help that our money would be refunded!

The same as everyone else's testamony i've read so far, i sent $2000 to SMHUSA over a year ago. I was instructed to stop making payments to speed the process of modification, and if i was contacted by the lender to redirect the call to SMHUSA. Months went by and the same song and dance, they needed more info to be faxed. They said i was gauranteed a new low interest rate with house payments almost cut in half, and all this was to be final in 90 days. Well my job laid me off and i was nervous this would change the eligibility of the mod. SMHUSA insured me all will be fine.

I didn't believe it, i called my lender and explained my situation and about SMHUSA, they said they had been in contact with them but the real news was SMH hadn't sent any documents but only made a couple calls. Fortunately my lender had taken action with me personally and set up the modification process. I'd like to say there is hope for those of you in this predicament. My best advice is to call your lender and ask for the home retention department. Surely they don't want to foreclose on your home because they will lose money too. Good luck, and hopefully it's easier than it seems.

We were having trouble making our mortgage payment after being put througha bait and switch company. We have 2 daughters with serious medical issues and our finances were drained. To add to this,my husband lost one of his jobs. We found savemyhomeusa and thought it was to good to be true. Apparently it was.

We scraped together about 2000.00 and have been waiting since June to find out any information about our modification. I would love to know where the government is now! We along with other good hardworking families are getting royally screwed! What will their punishment be? By the sounds of it, we're the ones being punished!

We have lost the last of our savings and we could lose our home. We have very few rescources because of our children's illnesses. i want some justice!

I sent them money for a modification in which they indicated I had a "Good" chance to successfully complete. They contacted my lender, were unsuccessful, and never returned any more calls/ e-mails to provide me my refund as disclosed in the signed agreement. DO NOT SEND THIS COMPANY MONEY! I lost $1,595.00

early this year on feb 2009. I want to save my home cause my husband had his hour cut down so we're short on extral cash. I heard about this program save my home usa. I wanted to give a try cause speaking to one of the agent, she spoke so well and guarnteed I'll get the modification. everytime I call they told me they're working on the case or saying I'm not sending them enough information. It was all BS. I send out everything they need and was told that its about 160 days to hear back from savemyhomeusa. I was scam $3000.00 and that is alot of money for them to get away with. I can't believe no one not doing anything about it. I try calling and email but line was disconnect. Anyone know any info please let me know

Contacted them for help on two properties, mine and my husbands. Submitted all the paperwork requested and they withdrew from my account $ 3,190. I heard back once for a request to sign some papers allowing them to work direct with the Morgage company. I have been trying to contact them by Email which is returned as undeliverable. I use the site to send Emails with the same thing. I have gone out on line and looked them up and it looks like everyone is in the same boat. As of the beginning of September it sounds like noone has heard from them. They did something that the site flipped over to LM Processing and made a statement that they were handling it. One number that I did find that I contacted them on is now a different company that deals with bad handling of money.

we paid these people to help do a loan modification over 7 months ago and now when we try to corrispond to them we get redirected to lm processing which does not corrispond in any way whatsoever. we were promised a modification within 3 months or a return of our money.now we have nothing to show for the money we spent and face forclosure. we are now behind due to paying them to rip us off

My husband did our research and found Save My Home USA on the BBB website so we thought it was a safe choice to have them help us with our home loan mod. After sending them $1995.00 and all of our info. we got the run around for about three months then lost all contact with them. Along with telling us to stop making house payments, they advised us not to take any of our lender's phone calls if they tried to contact us. So we were pretty much in the dark while they were running off with our money and our dreams of keeping our home.

After many calls & emails, I found out with a call from one of our lenders that SMH was not working with them or had any contact with my lender in months either! I found out by doing a internet search that SMH changed to LM Processing, however, tried to email them but the address they give is non-deliverable. Now we owe close to $10,000 to both of our lenders in late fees and payments we were advised by Save My Home USA not to pay. How can they get away with this?

We are extremely sickened by what has happened to us along with the thousands of other families trying to save what they so rightfully should have, the American dream! I have one question for our Commander and Chief, Where's our Bail Out? This is not the change we were looking for.

I trusted save my home usa to do a modification and they scamed me out of 1000.00 dollars they would have got more but i did not have the full amount so they agreed to d payments. 2 days before they **** everything down they called me to see if i could send them a payment. i told them in 5 days i could. then when i called to pay by phone everything was shut down. now im real behind on my house note and have 5 kids that may end homeless. i wish some would could help get my money back and give me a bailout so i can get on with our lives. free country. what a joke

As everyone else, They took $1295 from me It has been 9 months, they don't respond to e-mails, I have rquested my money back by certified letter, I have had no response, I have been scamed, to prey on people lookiung for help and get this, is sick! I hope the catch these people and are prosicuted for there crimes. No punishment is good enough in my opinion! Lost money I could not afford in the first place, But I thought I was gonna get help. Sad!

I am now in looking at loosing my home and am very angry that not just one but two companies would take such advantage of people in these times. I did my research in the beginning with Save My Home USA and still was scammed. Hopefully I can work with my mortgage company and keep my house, but it doesn't look good.

This company offered to "fix" my mortgage with a modifaction. So they asked me to send $2000.00 to them so that it would get the process started, also they told me that I should not pay my mortgage so that to insure a speedier response. We did just that and waited, 10 freaky months later with numbers of calls and e-mails reasuring us we were fine and that we were doing exactly what we were suposed to do. NOW that company has closed... no response to ANYTHING!!! We are now facing forcloser in no time at all. They were on the BBB web site and one of our friends recomened us to them, unfortunatly we thought we WERE being carefull! We just thought we were doing what was best for our 2 kids!

I paid them $1500 to help modify my mortgage. They kept sending email that they were working on it for 3 to 4 months. 3 months ago the stopped sending emails. I tried calling and sending letters, no response. Your company still has them down as a recommended source for modifications. There are dozens of complaints about this company with the same story as mine. Why are you not doing something about them? People need help.

I tried to get a loan mod through Save My Home USA about in Aug and they had been updating my account but not calling me. My lender called today and said no one has called in regards to any loan mod or negotiations. I think I got scammed. I tried to email them today and all of them are being regected, I called the 800 number on my contract and it's out of service, so I guess I'm out my 1300 and behind two month mortgage. *sigh* I'm a single Mother and I did not want this to happen, my heart is broken and I can't believe I got ripped off. I should have know this was bad when as soon as they said my account went to an under writer they disconnected the guy who set up my account. His email and phone number no longer worked.

What do I do?? Why hasn't any one stopped these people from taking peoples money???

They promised to save my home. My husband sent in the money and spoke to someone. This was back in january of this year. Then they closed down and went to LM processing. Cannot get a hold of them, no phone number same thing everythime. Call volume is high please be patient. I am upset, frustrated, victim of fraud and just wanted to do something to save my home. I am in tears of what they did to us. Guarenteed my money, cannot get a hold of anyone to even talk to someone.

Obama sent a form with this firm as a contact for help with mortgage modifications. We contacted this company and spoke with a gentleman named Steve Schick. He helped us to create a contract with Citimortgage for $1500.00 We paid the money and we received a contract from them saying they guaranteed within 90 days we would have a lowered mortgage payment and fees taken care of. Well we received notifcation on the first of August that they were in negotiations with Citimortgage and that we should be finialized by the end of September. When I have not heard anything I contacted the company but all the phone, fax, and e-mail contacts were discnnected. Spoke with my mortgage company and they said they had not spoke to Save My Home USA. I was told to let them deal with the mortgage and wait to make the payment until they gave us a new amount within the 90 days. This company took $1500.00 which could have made a house payment. I also have not made a payment like they told me not to and now we are five months behind and they are planning on foreclosing on the house. We can not loose our house. We have been here for a long time and have finally made a home for our children and our animals. This all started with a letter from Obama on the mortgage ratification.
