After perfect credit for 30+ years, I defaulted on my loan back in Oct of 2010 because of a job loss. After emptying my savings to pay the mortgage, it was either feed my kids or stop paying, not a pleasant choice to make but not that hard either. My story is a little different than most. I knew I could not save my home so I did not even try. Instead, I tried to give the home back to the bank. They would not take it and simply lost all of my correspondence in that regard.

The house sits empty and they still have not foreclosed on the property or done anything with the house. They still continue to report that I am missing payments, which in essence is taking a seven-year credit problem and turning into a much longer one. (Who knows how long at this point .) If you have to default, here is my advice before you actually miss a payment, not legal just born out of bitter experience. Live in the house, change your phone number, save every dime you can towards the day you will have to move because when your credit is shot, it's shot and finding a place to rent will be a nightmare, just ignore these bogus refinance and help programs. They are all a sham. If you can afford to rent right away, do it before your credit score goes belly up. Send a registered letter to the bank telling them that they can either take a deed in lieu of trust and release you from your financial obligations or you will lease the home out to keep it from deteriorating because they have refused to do their fiduciary duty.

They have 30 days to respond. They won't most likely so lease the house out and put the money away where they can't get it or spend it on rent. About every six months, send another letter. Keep putting a note in your credit report that in essence says that the home has been returned to the bank and that they are fraudulently reporting that you still owe payments. Someday, I hope that a savvy attorney will file a class action lawsuit against banks that stall the foreclosure process in order to commit financial fraud to control their loss statements and report higher losses in the end for tax purposes. The damage done to the individual in these cases is that their credit is damaged beyond the seven years allowed by law. What does two or three years of extra bad cost a person on average (higher interest rates, lower standard of living etc.) times millions of victims?

My circumstances are almost the same as everyone else's been trying for 2 and 1/2 years on a modification. At first, they said I didn't qualify because I was not late, so I decided to be late knowing our income was changing soon and really desperate for some help other than selling our home. After another 1 and 1/2 years of being drawn out, they said no. Now, 1 and 1/2 years of late fees and the stress of it all, they are enough of us.

Wish we could find an attorney that would take this on. I have a letter from Metlife Mortgage rep saying that after I start repayment that, the foreclosure will fall off and it will say it is in repayment on our credit, not foreclosure. Metlife is saying this is not true and that the foreclosure will stay on until it is all paid back. I told them I have a letter from them stating this and all they say is "oh, well". They should be more regulated to not have the power to string so many good people who are trying to make it work without walking away, but it is hard when they don't have anyone they have to answer to. No attorneys out there willing to take them on with all of us?

I could type out my whole story, but it is no different from all the others about Metlife Home Loans. I cannot believe how many people are going through the same thing with this bank, and nothing is being done about it. This is a class action lawsuit of unethical treatment of consumer rights and blatant bank fraud with an end result of unnecessary foreclosures and poor credit scores. My lawyer advised me to write to my State Attorney General. I ask that everyone do the same. This cannot continue. They are destroying the "America Dream" one foreclosure at a time! Write to your local AG office, and let's get some attention on the fraudulent actions of this company!

This is the third time in 3 years that I have applied for a HAMP loan through this dreadful lender, Metlife home loans. In each case, I am strung along and told that I meet eligibility requirements. I send them all the documents required, updates and make calls to them weekly (while being shuffled from dept. to dept. and repeating the same info over and over while being placed on hold for 30 minutes plus). The answer ends up always being the same that I don't qualify because of my income. I have never been 30 days late.

This last time I thought I might be eligible because they were offering a 40 year fixed rate option. They "lost" my file at one point only to suddenly find it after I became insistent and irate. I had just called them several weeks prior and had documented proof of my application. They promised my file would be sent to their escalation team but when I checked the following week it had not. Again, they offered empty apologies but did not follow through. They said I would be assigned a contact person and that person would contact me by phone and by mail, not so! No calls or no letters. They told me if I did not qualify for the HAMP loan that my file would be automatically is considered for the HARP loan program.

I waited over 4 months this time for a decision (the other times were even longer). I still had not heard from them. I finally called and the short answer was "not approved due to income". They said a letter explaining the specifics would be sent but nothing. I asked about the referral to the HARP program and they said they are no longer taking applications as of several days prior. Hmm, convenient!

What scammer low life these people are. It is all a big farce they play to frustrate you through attrition or finally get you to default. In fact, despite never being 30 days late, they have recently been sending me default letters and offering a pre-default program? Do not waste your time with these sharks. I hope this complaint is not just me spitting into the wind. Somebody please do something to stop these white collar criminals! They need to be investigated and nailed to the carpet. It takes a lot to get me mad but I have reached the end of my patience with them.

I have been working with Metlife for a loan modification since August 2011. I completed all the required paperwork but kept getting notices that they didn't have a bank statement for one of the 6 months I had to supply. So I would mail a hard copy and fax a copy to turn around and get another notice that a different month was needed. In addition, I called in to see what was going on and they said, "We have everything you should get an answer in the next 30 days." I then got a foreclosure notice the very next day. I called again and they said that was sent by mistake and I should have gotten a notice to participate in the plan. Again I was thinking that after a few weeks I would get notice. Nope, no answer.

Finally I got an offer on the house but the same day that the offer expired, Metlife sent a third party to "secure" the home which my realtor took as a sign that the house was being foreclosed on and removed it from the market after the home service's person told her she would be responsible for all the utilities (which are on all autopay through my checking to insure they don't get missed). As a result, the buyers bolted and after 2 weeks of fighting with Metlife to have the service company confirm that my house was not in foreclosure, the house went back on the market. Then all of a sudden, last week I get a document from my realtor asking me to sign her as the HUD1 approval Realtor.

I was surprised because I never got a notice that I had been approved nor had anyone called me. I called Metlife 5 times and left multiple messages with my "loan specialist" but have never gotten a call back. My realtor has also called and faxed trying to get a response to the new pending offer I got. I really want to sell this house but until we get approval from Metlife per the HUD1 requirements we can't do anything. Basically, I am starting to understand that most mortgage companies prefer foreclosures over modification because they make more money off them due to the new opportunity to resell the note on the open market and make another profit. I give up. My credit has gone to ** after my job relocation and is the result of carrying over half a million dollars in home loans debt due to the to all the challenges around the sale of my old house and the new home I purchased after the move.

I have a FHA loan, Metlife. They have been putting me through a modification nightmare! I have been going back and fourth for two 1/2 years to get this loan straight with a box of paperwork, proving how much I have been on top of this. My house is very sentimental to me and now that I can afford my home, they do not want to help. I don't know what to do anymore. I've tried all different types of agencies etc. and nobody is trying to help, the only feedback I get is the crooks who started this mess, that I paid for a modification.

It's been a year and a half that I've been trying to receive a Loan Modification with Metlife. They are the ones who originally offered this to me originally because they are the holders of my mortgage and said this would be a solution for me. I have been thru nothing but hell with them. They "lost" my application the first time after telling me for 3 months that it was in review. So, I resubmit, and they tell me not to include my alimony or child support income on it so that it will look like more of a hardship.

After 8 months of waiting and constant calling on my end to find out status, I finally happened to get some kind of an update, and that was them telling me, I had been declined due to income! Then they tell me to just re-apply. So, now back in November of 2011, I reapply for the 3rd time. I continue with my weekly phone calls to get updates and to make sure that they have all the information needed. They assured me they do. I am told that I have a primary contact person, which I have never spoken to and am never able to get on the phone when I call. A couple of weeks ago, I call again, and am told there is a bit of a back log but everything has been sent to the underwriter, and I should hear a response in a couple of weeks. I call again today, 1/23/12, and I am told that they are still reviewing my "short sale" request. What the heck?! I never signed anything, nor did I ever request a short sale.

My application was for "loan modification", all 3 times! I am at the end of my rope with this company. They put me in foreclosure and left me to fend for myself! The woman Laura, who I spoke with, had no idea how this happened and was going to email her supervisor to have it changed to a loan modification. I was so numb by this, that I just told her I wanted a phone call back as soon as possible from the supervisor as to what was happening! I have documented every phone call I made to this awful company in the past year and 1/2....My folder is now a full binder. I am so stressed with them, they have left me in tears many times out of total frustration.

I cannot believe a bank their size can get away with this. Calling them and complaining is a total run-around, I have yet to speak to the same person twice. Meanwhile, my payments that I owe them is growing and growing, and if they can't help me at this point, bankruptcy is my only option. There is so much more I can write about with their total lack of everything, from communication, ethics, knowledge....everything! They are just terrible and they are handling people's financial lives, and are ruining mine!

They double charged monthly fee, and created overdraft in my checking account. It would take week (or plus) to get my money back (maybe). Customer service is useless and that's after you will spend at least 30 min sitting and listening to their music and welcome message that is a total contradiction of their service!

After multiple calls to pathetic customer service at Metlife Home Loans office and leaving messages to managers (who never call back), nothing has been resolved. Unfortunately they acquired my loan from another company that sold it to them, and I wasn't able to agree or disagree.

But for anyone out there that might be working on getting loan from this company: Stay away, save your elf a headache that you will be left with. Most banks have low ratings with public nowadays, but this one has no rating from me (I had to give it 1 star, but this bank is not worth even that star, they didn't do anything to deserve it).

Metlife Home Loans is attempting to fraudulently foreclose my home. They are claiming to not have received my payments for the last two months, despite me sending out the payments. I've tried working with their customer service, only to get the runaround. I am in the process of sending them payment via certified mail, just to have proof that I have attempted to pay them. This has caused me lots of stress, having to pay out money for certified mail, and possibly attorney fees.

Metlife Reverse Mortgage cannot be trusted. Will keep no promises, will meet no deadlines. Deal with Metlife reverse mortgage only via an attorney as interface, never directly. They have an internal 'approved' list of appraisers who are sent out to destroy the fair market value of the property. Then you are stuck with that four months. Metlife uses the financial problems of the borrower and delays things to try to force signing.

They claim that bad appraisals cannot be cancelled or corrected. Which is false. They ignored us for weeks, failed to complete tasks required to close. Assuring us that everything was in order after the first papers were signed, three months later came a flurry of new requests for other papers. They stalled us in order to redraft the agreement with better terms for themselves, rather than closing as promised. Their field agent and their office manager cannot be trusted.

Metlife forced us in to a bad financial corner by their manipulative, dishonest methods and bizarre delays and stupid lack of clarity on what was claimed they needed to close. They then used this situation they created to further abuse the borrowers by changing their offer. This has been a painful and expensive time. Trying to use Metlife Reverse Mortgage has resulted in 4 months of torture and lack of solution. Metlife has considerably increased the financial problems and property issues they had promised relieve. And they did so deliberately with malice. They also complained bitter about our contacting official agencies for advice and aid. Those involved stated they did not want attention to things. It has been a very bad and financially dangerous experience to rely on them. Never deal with Metlife except via an attorney. Avoid them if possible.

If I could give them a lower score, I would. I work in the industry, although not in the mortgage portion. But I can say based upon my experience with many banks and loan organizations, MetLife is by far the least organized, the least compliant with law, offers the worst customer service, and has no problem pulling bait-and-switch on their new mortgagors. I could not recommend this bank. My experience is they believe they are just small enough to fly under the radar and, therefore, are not in the least bit worried about laws and regulations. I am also a mortgagor with MetLife and based on personal experience as well, run.

If anyone is looking at MetLife for a loan flat out, run away. I have never taken to a message board to voice poor experiences. However, this go to the point that if I wanted to file a lawsuit I'm sure if I had the times and means I would win. I was a MetLife customer for nearly 4 years. I wanted to refinance and dealt with Rod **. The very first question I asked was because the value of my home had gone down was "No, you would just pay PMI." This started in May of this year. After getting the third degree on asking to change up the names on the loan and any extra work, I finally got all the paperwork in. I get pre-approved and pay for the Appraiser to value my house. To which I ask to Rod, why does it even matter if I don't need 20%. He said it was required but it really didn't matter.

This was August now. I had to have the loan close by the end of August because I bought a second home based on the refinance on my Jumbo loan. It goes to under writing and the end of September, the underwriter told me it's required I need 20% down. I freak out. I have communication in writing. I went to his supervisor, who was very helpful, but now I'm in big bank hell. After trying for 8 weeks to get an exception, and after denial after denial, we find out the person we've been trying to get to is actually in the same office in Dallas. Really that took 8 weeks. Now, November, I was thinking I have nearly a 800 credit rating, never been delinquent on a payment to them and have jumped through every hoop they asked for. They surely could work with me. Well no. So I spent $500 in an appraisal and lost nearly $7,000 on waiting to get this refinanced if I had gone through another company. It was hands down the worse experience of my life. I'm pleading to anyone reading them, please do not go to them you will regret it.

We are having a new home built and the lender told us they recommend MetLife. We gave them everything they asked for and more. We were told that we were approved. Before selling our current home, I emailed telling the agent we had an offer and is everything good on our loan. His response was sell the house and relax. We have multiple emails from MetLife telling us everything is good. We closed on our new home in 6 days and MetLife sent us an email and said we were no longer approved. Then they even accused us for forging pay stubs. This is ridiculous. MetLife is leaving us homeless, we've sold our home and now have no place to live.

We are trying to get another mortgage but can't close now by the due date and have to move out in two days. All you get from MetLife is a bunch of excuses. I can't get a manager to call outside our area and everyone here is just covering their own mistakes. They hadn't even applied for my husband's VA Eligibility papers 9 days before closing. What a horrible company. The builder says they will no longer be recommending them, but it doesn't help us.

Metlife inexplicably rejected a payment that was cleared by the bank and charged me a late charge. They have called my residence over 87 times in the last month trying to get me to pay the late charge. I have explained my situation several times to many representatives and contacted customer service, who has yet to respond. One representative promised I would not have to pay the charge, but I continue to get calls. This is harassment and is obviously a way for Metlife to collect late fees and payment fees (for payments made over the phone) from their customers. Very dishonest way of doing business.

It's the worst mortgage company ever! They won't let me make extra payments on my mortgage unless I pay them to join a special payment plan. My mortgage was sold to them and now I can't make extra payments as I did with the previous mortgage company. I filed a complaint with the BBB. I would like to file a law suit against them for not accepting extra payments. I would understand if I bought a mortgage from them, but didn't. Electronic payments cost ten dollars if you pay them online. What a rip off company. Payments are rejected if the exact amount is not paid and then you are charged a late fee. Don't be off by a single penny or it will be rejected! Please sell my mortgage!

On or about September 1, I received an offer from Metlife Home Loans to refinance my present mortgage with them. I spoke with their representative. I was sent and filled out the credit application and over the next two months, provided various information to them about insurance and subrogation and a multitude of confidential documents. Some time in October, they asked me to pay for the credit report they needed which I did. Now on November 30, they decided that my obligation exceed my income. This determination could have easily been done when the credit report was issued well before taking me down the primrose path. Their agents and personnel mislead me into believing that we would be able to refinance. I am now stuck with a high interest loan with a bank that has the loan but will not lower the rate. I have never been late or defaulted.

My wife and I have recently become the legal guardian of our 19-month-old grandson. We have had him since August of this year, 2011, and because of the additional expenses, have struggled to make the house payment. Earlier this week, we spoke with a representative who advised she would send out a modification packet. We are waiting for it but in the mean time, are trying to make our payments as best we can. We went over our finances on the phone with the collector and the first call was very helpful. I was unable to make my payment online because payday was on the 1st.

We received a call today to make our payment and again gave the "reason for delinquency" describing our situation. As my wife prepared to make the payment, plus the late payment, she was told there would be a $20 processing fee. If we did not pay the processing fee and went online to pay, the payment would be rejected because what we owe for November and December is due. We would have to pay $1500 plus if we did not pay the late fee. In order for us to avoid a late mark on our credit report, the payment had to be made today. So we asked to speak to a supervisor who advised the same thing. So as we have been telling the bank, we are barely making it and $20 is the difference between diapers or not, we were told the processing fee could not be waived and I could pay through my bill pay. This takes three days and we will now have a late mark on our credit. Many of the modification programs require few or no late marks.

I found the reaction from this bank to be callous and uncaring that we are struggling to make our payments and reaching out for help, but can't get a $20 processing fee waived. Shame on them for not being willing to help a customer in need. We didn't ask for the payment or late fee to be waived. We only asked for the "diaper" money to be waived. I am very disappointed and now concerned this is an indication of how our modification application will go.

I met with a Loan Specialist from Met Life and said that they can pre-approve us for a FHA loan. This process began September 15th 2011. After two and a half months, we were told that we were approved and having settlement after several extensions the loan person asked for on November 15th, 2011. One hour before closing that day, she called and said that the loan was not approved.

We have invested over $10,000 in this property. We have done everything they asked us to do in order to have the loan approved. The mental anguish, the emotional and rollercoaster. Rollercoaster is priceless; The home is $140,000 and we were asking for a loan of $110,000. I have had three people trained at my job in order to take off the rest of the month to move into my new home.

I can't even begin to discuss the mental distress this has caused us along with the financial.

I'm stunned to read these complaints. Now I know why I didn't get to anyone who could tell me anything about modifying our loan. If we can't pay, do they still ignore us? This is dreadful. I was just going to put the time into getting all the paperwork in order and now I see no point in starting a process that so many are having such a terrible time with.

These people are evil, and I think, are purposefully trying to drive homeowners into foreclosure. I had always paid my mortgage by postmarking by the 15th to avoid late charges. Metlife purchased my loan a year or so ago, and never notified me about policy change, that assesses late charges for checks not received by the 15th. Now I have mysteriously added over $700 in late charges to my mortgage.

They also charge fee now, for not sending in tax bill! They have claimed not to receive my mailed payments, and I am now being threatened for being two months behind, for having not receive a mailed payment, after paying my mortgage on time for our residence for over 11 years! You also cannot pay partial payment with their on line web payment site - you have to pay all including late charges or nothing. Absurd! Don't even try to talk them about loan adjustment, it is a waste of time! Somebody at the SEC should take a hard look at this Company, and soon! We are the 99%!

We accidentally missed one payment when we were out of state (on July 2011). When called on it and made a payment over the phone with the company. In short, they took the information down incorrectly so it was never posted to our account. That was fine. We made an agreement with them to pay two payments of $1487 and then continue to pay our regular $940 a month payment.

In the end, we actually paid $1487 three times and we are now getting foreclosure notices in the mail. This is completely absurd, unprofessional and unacceptable. We have reported this to three places who will be contacting you on our behalf and we are speaking with a lawyer currently to resolve this matter. You have asked us to send a written request to get our money back, we did that 2 times already. When we called to make sure you got it, you said yes and nothing has been done yet other than putting threats on our family.

I have been trying to get a loan modification for 10 months now from Metlife. I have sent all my paperwork and my first check stub I just received since I have been laid off since 2009. After 2 weeks of them having that, I spoke to Gary ** who is handling my account and was told that he needs another check stub and all of October's bank statements since we are now in October. All I want is a loan modification since I took a way lower paying job. They have given me 2 fax numbers which are absolute joke because when I try and fax anything to it, they are always busy. All I want is the help that they state we are going to get in their letter.

I live in Illinois, and I had a contract for my home for $575,000. I am the seller and the buyer's lender was Metlife Home Loans (MHL). MHL ordered an appraisal which came in at the purchase price. For some reason, they wanted a second appraisal. They got a guy from another county, who irresponsibly came up with an appraisal of $500,000--$75,000 below the purchase price.

Obviously, they would not do the loan at the purchase price and the buyer tried to re-trade. In essence, they killed the deal, and I now I have to carry the house. I am wondering how many times have they hired this appraiser to low-ball people's values. The appraiser did not take any comps from my neighborhood; he took comps from an inferior subdivision over 2 miles away. I am filing a complaint against the appraiser, but I think that MHL had something to do with this. I was told by someone in the industry that MHL does not want to do jumbo loans, so they tried to knock the loan amount down to make it a non-jumbo. Whatever the reason, the deal is gone and I blame the mortgage company and the appraiser for this.

My request for mortgage loan modification has resulted in no assistance from MetLife Home Loans, but only frustration and possible foreclosure. This, despite the fact that we contacted MetLife before we fell behind on payments due to my loss of total income from an accident at work. We have been stalled by having repetitious phone inquires, answering generic form letters and resending the same documents to MetLife over and over.

We have never been allowed to talk to Tanya **, who we were told was assigned to our "workout package" for review. Now, they say they won't accept partial payments to our overdue balance. They make suggestions for us to short sale our home, even though the rules of the first-time home buyer rebate forbid the sale or rental for three years, or else the entire rebate of $8,000 must be repaid. We are reading thousands of negative reports about MetLife from homeowners like us, losing houses because of MetLife's tactics. Please call and report MetLife at 1-877-382-4357 Federal complaint line.

On June 2011, I made a payment over the phone with Metlife for my June payment on the 24th. I received my confirmation number after making a payment with them. The note stated that the payment will be posted to my account and taken out of my bank account within 24 hours. However, this did not happen in that timely manner and without me knowing, Metlife tried taking out my money from my bank account on the 29th of June (not 24 hours after) and then again on the 6th of July. My bank account received automatic withdraws from other bills. So with the two returns on my account, I was then over drawn over $70.00.

After receiving my next months bill, I saw that my payment never went through so I called them and spoke with them. They didn't seem to care one bit about what happened and they were more concerned on why I was late in the first place. I spoke with the first lady who was very rude and was speaking with me like I was stupid; however I am the one that knows what happened. We got disconnected so I called back and got another lady. Lady #2 was just as rude, and didn't care what I had to say. I was again disconnected and got another lady. Lady #3 was just as rude and it seems that they were related or that's just how Metlife trains their employees. So this time, I disconnected the call on her since they seem to be hanging up on me. This time, the 4th lady was much nicer and I almost thought I called the wrong number. Lady #4 gave me useful advise as to how to make a payment without this happening again. Although she didn't help me with my problem, she did give me fax numbers to dispute the returned payment.

I have sent three times yet they don't have anything from me. I just emailed them today to get back to me via email so I can send my bank statements to prove that I had money and they had my confirmation number proving I had made my payment over their awesome automated payment line. I have used it before for the past two years and never had this problem.

Metlife doesn't care and seems to be clumsy when it comes down to payments and paperwork. I'm just tired of the run around and I do plan to sue them for whatever I can come up with, along with complaints about everything.

In 2008, I switched to a better job to increase my experiences in retail, but I was told that I will be capable of making more money in this position. It was a lie. So I started to look for a better opportunity, something where I could make over $50,000, so that I could survive. But that was when the recession started. No one wanted to hire anyone with this salary.

Owning a home in NJ, you at least have to make $50,000 to pay for your mortgage. My credit was getting bad and I started to fall behind my monthly mortgage payments. Then I heard about the loan modification program. I called Metlife and they said my situation is perfect for this type of loan, that was in 2008. So I made several payments, I took money from profit sharing and sold my stocks so I would not fall behind, but I still did. I still sent them money, but not the complete mortgage payment and I kept on calling them to let them know what was going on. In 2009, they were still not responding to my paper work in which I was telling them that I was working but not making the money I normally do. I was cutting back to the extreme but that did nothing. We were eating less, we even sold one of our cars and just kept one car at the house. We just kept cutting back as much as we can and kept updating our paper work with Metlife. For few months we ate peanut butter for lunch and dinner just to try to keep the house. But the company said we still need to update our paperwork, so we kept submitting it.

Mind you, my wife and I are making $70,000 per year sending our taxes, in addition to the years 2008, because I was trying not to lose my home. I was buying my profit sharing because Metlife has not made any decisions yet, which made no sense. In 2010, I was still dealing with them and I was trying to work out a deal to lower my monthly payment and they were still giving me the run-around, telling me that I missed documents, it's in review or I need to make three payments at the same time. It's crazy. Now I even told them I got promoted in a new job and that me and my wife are now making $85,000, but they still refuse to work with us. As of now, we hired a lawyer but they still want to foreclose.

I was in the process of refinancing my home with another lender. I was told it would take 4 to 6 weeks. It only took two weeks. I signed the final papers on August 1st. And I was told to put a stop payment on the automatic withdraw from MetLife. I received a letter on August 8th that the payment you tried to get, on the first of August, was returned. And you gave me time to send the payment in. If the finance papers were signed the 1st of August, you no longer have my loan. And I am entitled to a reimbursement from MetLife due to my escrow account. Please check your records first, before demanding payment on a loan you no longer have.

My husband passed away in 2010. I lost my job in 2010. I applied for modification and was told they would work around my unemployment since it doesn't count as income. It took five months to get this information from them. Now am being threatened with foreclosure.

I am disabled and have my S.S. disability paperwork in, and my disability retirement. I'm going crazy with worry! Anybody have any idea?

I lost my job May 2010 and submitted hardship paperwork to Metlife to request 4 month loan forebarance until employment is obtained.

Documents provided to Metlife were: financial statements (2 years income tax and W-2, most recent 2 months Chase bank statements and most recent 401k statement, and check stubs)

Hardship letter detailing situation and request

Copy of former employer last paystubs (month of April); Unemployment letter, which details full eligible benefits and weekly payment information (month of May)

Proof of employement status - Unemployment certification letter, which details last date of employment

The representative refused to retrieve the submitted paperwork, which Metlife did not clearly read as well as refused to allow me to speak with a loan specialist and/or manager. Instead she told me that I needed to provide pay stubs for June and June back statement. I explained that the submission was within the timeframe for them to review for consideration for June and that there are no pay stubs for June as I am unemployed and the documentation provides them details on my weekly unemployment benefits. Metlife has all the documents they need to review for consideration of the forebance request so, I asked to speak with a manager. She said the case hasn't been assigned and that I can't speak with anyone else as they do not take inbound calls. I advised the rep that wasn't try as I spoke with someone previously (Tonya Evans). Instead she transfered me to someone's voicemail to leave a message.

In May 2009, we filed for a loan modification. I could go on and on, but, after over 2 years of endless communication (on our part, not Metlife), they have put us into foreclosure. We did everything we were supposed to do. We sent all our financials numerous times, attempted to return their phone calls, which always went to their loss mitigation department where a new person took our call each time and gave us the same response "it's being processed", or my favorite one, "we never got it" -- an outright lie as I sent the documentation via FedEx and had signatures. We went to HUD, who told us to go through a credit counselor. We did that too. Nothing worked. Nothing.

The last we were told was that we didn't make enough money. Hmmmm. The whole reason we got into this mess was because my husband was hospitalized and nearly died. Upon his recovery, his former employer could no longer take him back because the economy tanked. This led to almost 2 years of unemployment. All of our life savings is gone now. We used it all to pay for our home to try to keep it. Three weeks after I filed the first time (for a loan mod), they sent us a notice saying our mortgage payment would go up another $700/month due to shortage in escrow. Now, they were not the original holder of our mortgage.

We idiotically trusted our broker who told us we should re-finance. I would think that at that time, Metlife was well aware of what our taxes would be, and therefore scammed us by not properly handling our mortgage at the beginning. We had been with our prior company for a year. Even though the home was a new construction, by that time those taxes should have been made known to Metlife when they did the underwriting. So, here we are, starting the foreclosure process, all of our life savings gone, our $55, 000 down payment gone, no possible future return on this investment, my health has failed, and no one can help us.

I will never use Metlife for any services ever. Two people I know of have cancelled insurance policies with them due to what they have done to me and my family. I hope there are others out there who read this before deciding to use Metlife as their mortgage lender. It's the biggest mistake of my life. They do not want to work with you if you fall on hard times, regardless of the propaganda they spout on their "hold message" and papers they send. They lie. They deceive. They will cheat you out of your home if you fall on hard times. They have flown under the radar as all these other banks have been "outed" by the media. It needs to stop before more people lose everything.

MetLife Home Loans started a loan modification for me at the beginning of this year. They've asked me for more paperwork which I've faxed and sent certified multiple times. Then I filed BK. Since then, I get the complete runaround from MetLife, never mind the endless calls to their mindless customer service representatives. They gave bad information, and I am tempted to believe this is calculated and they don't want to help to modify this loan.

Every time I call now, I get lost in automation and transferred to one contact who seems to have no information other than that my loan is being processed. She's obviously not the person responsible for the loan modification, because she never has any information. All she can tell me is that it's being processed, and she has no information.

Meanwhile, I am getting further and further behind. I am trying to keep myself afloat but have fallen 2 months behind. I am paying a mortgage payment every month, but I can't get caught up. I then received a letter stating that I need to contact Loan Mitigation within 10 days before the next action is taken. I've called endlessly, and I can never get a return phone call nor reach a live person. These people are notorious for trying to make you foreclose on your property. I sincerely feel that this is what is occurring.

As of 11/4, my loan was transferred to MetLife from AmTrust. On 2/15/11, I was conferenced in on a call with South Shore Solutions (my modification facilitator) and Letty who is the customer service representative. Below are the highlights of that conversation:

Given loan number **, I was advised that the loan was with Loss Mitigation. There's 1-2 months to review a package, and the modification was pre-approved with AmTrust prior to 11/4. MetLife would honor those terms. Also, it was the responsibility of MetLife to obtain documents from AmTrust--this would be servicer to servicer. Further, my property was covered under the RESPA Law, and there was no intent to foreclose. And 1-2 months of down payment would be required once modification was finalized with MetLife.

On 3/21/11, I spoke with Angie who informed me that absolutely none of these was true--there were no notes to this effect, and I was essentially lied to. Angie was very empathetic and walked me through what needed to be done. She sent out a package.

On 3/22/11, I spoke with Supervisor Paul, and he pulled the tape of the call. He confirmed I was advised of all the above and told me a package would be sent to complete and overnight. Once received, he would expedite it. And an email had been sent to the supervisor of Loss Mitigation to expect this. Paul sent out a package as well.

On 4/7/11, package overnighted, and I left a voice mail for Paul at 9092441549 to inform him that the package was due to arrive in Texas at noon on 4/8/11. Then on 4/8/11, I called Paul and left a voice mail to follow up. No callback. On 4/9/11, again, I called Paul and left a voice mail to follow up. Still no callback.

On 4/9/11, I called into 800903831 to try and get him, and I spoke with a representative. I asked for Paul. When I was questioned as to why I wanted to speak with him, I attempted to explain the reason and was treated like some common deadbeat. I was not treated with respect as a person who had been trying since May 2010 with AmTrust to work something out to pay my mortgage and now with you. Unfortunately, this one time I didn't catch a name.

On 4/11/11, I called into the 8009063831 (call center) to follow up and was told it was being scanned in and to call back Wednesday, 4/13/11. On 4/15/11, I called back in to allow a few more days. I spoke to Melissa, and when she told me that it takes 20 days, I advised her of Paul's promise to expedite the file. Keep in mind that I had called on 4/7, 4/8, 4/9 and 4/11.

She stated that Paul was one of her Team Leads and asked me to hold. She spoke with Paul and sent him the file. 8 days later after being informed it was overnighted, he's going to expedite. I was then advised it takes 5 business days to assign someone. Two weeks to assign someone when it takes 20 days to review a package isn't expedition in my eyes.

I then began to question what happens after someone is assigned. Do I have one point of contact? How long after is a package review completed? I followed all the instructions but want to make sure they had everything. At this point, Melissa simply got frustrated. She wasn't interested in helping or answering questions at that point. She told me curtly she did everything she could and I had to call back. That was it.

So here I am, after trying for two months to pay my mortgage with absolutely zero help from your company. I would think you'd want to make an arrangement. This simply makes no sense to me, when I am calling as much as I am, obviously doing my part to get this resolved, and I am met with nothing but resistance and rudeness the whole way. I am a mother of three small children, doing everything to save our home. The only one who seemed to have any personal interest was Angie--1 person out of all the calls I have made.

I do expect communication to be sent back. I do expect a modification agreement to be reached, as this is what your company's representative told me on tape. I do expect that I will be acknowledged and treated fairly after spending more of my time to communicate with your company. I have provided my phone and email address, there is no reason I shouldn't hear back from a representative of higher position in your company.

I experienced some roof damage from the hailstorm on October 5 that hit the Phoenix Metropolitan Area. I had a contractor out to inspect my roof and he validated my claim. However, Mike ** said there was about $400 damage done and since I had a $1,000 deductible, MetLife was off the hook. I requested another inspection with the my contractor so I could be present. Nope, done deal as far as MetLife was concerned. Consequences are that MetLife will no longer be my insurance carrier as soon as I can switch to another company. If I can be of any assistance to attorneys pursuing action against MetLife for nonperformance or fraud, feel free to contact me.

They will not allow more than 1 payment against a loan in a month. They hold any "partial payment" and apply them 1 time thus avoiding any savings in interest on the loan. This seems illegal to me. They want you to sign up for a "Loan Accelerator" program provided by a 3rd party who charges 2 fees for "accepting" more than 1 payment per month, yet we cannot do those ourselves by sending the money in. The accelerator program fees come out of my savings to make the payment early. This is unfair! I should have control over when I want to make a mortgage payment and they should apply it when they receive it (not hold it), just like a credit card company would do.

Economically, I am paying extra interest in the thousands of dollars and that's because they will not accept 2 payments per month. I could pay down the mortgage about 7 years early and save possibly $50,000, but they will not allow me to pay when I want to.

They can't answer my question. One did transfer me to another. I asked the guy to talk to his supervisor and said that he would not know either! What? I insisted to talk to the supervisor. Yes, he could not answer my question either but he said that he would transfer me to the right department and no one did answer me. **** Metlife Home loan! Such idiots and lazy people like them I did not see before. They don't care about their customers and they charge them fees to pay their mortgages.

My husband and I first contacted Metlife Homes loans in October of 2009 for a loan modification because credit card payments, utilities and HOA payments went up. We sent the requested paperwork in twice because they said they did not receive it. In September of 2010, Metlife said they would review our paperwork and they put us on a 3 month trial period.

Our house payment is $1545.00 but during this period we would pay $1148.00 then they would let us know if they were going to lower our payment. We have had to file bankruptcy to stop garnishments from our paychecks. The house is not in the bankruptcy but Metlife said we will have to start the paperwork all over again and pay the payment of $1545.00 or our house will go into foreclosure. I called Metlife and asked to speak to a Supervisor five times and the phone was hung up. We don't know what to do except to go through the bankruptcy and do the paperwork over again.

While following the direction of Metlife for applying for a loan modification, the loss mitigation department gave the advice not to fall behind in payments while the application was being processed. After waiting over 120 days without being contacted, I called MetLife and was told that my application was not being processed because I wasn't behind in payments. This was contrary to the direction I was given. Every time I called to get status during the 120 days, I was told it would take an additional amount of time.

I had been borrowing money to keep the payments going, and am now told that I have to let the payments lapse for two months before my application will be processed. Given that the hoops are constantly raised and the company will not provide a written description of their process. I don't believe they are working in good faith.

We owned our home in Idaho Falls, ID and they had the foreclosure sale on 2/16/2010. Our home is gone now, but while we were still in our home, we had filed for a modification with MetLife in April of 2009. We started falling behind with payments in March of 2009. MetLife sent out a package with forms and we filled out the forms and sent it overnight back to MetLife. It took about 2 months for them to get back to us and tell us that they are waiting for us to be assigned a case officer and because of medical bills and my wife having to quit her job for knee replacement surgery, we fell behind with payments. We kept getting letters that it was under review and still waiting for a case officer. We were too far behind to catch up with payments at this point.

Meanwhile, I was offered a job in New Mexico, and because of the stress I was going through with MetLife and my job, we decided to make the move to a more relaxing situation. The job stress was elevated, but the stress we were going through with this foreclosure was still there. If MetLife would not have taken so long with this loan modification process, we would still have our home and stayed in Idaho. We still did not have a case officer when we left Idaho in July of 2009.

The worst company I have ever done business with. When my loan was sold to MetLife, I have had nothing but problems. My check took 12 days to be credited when I sent it to them last month. I went to make the payment this month online and they told me it would be $11 to pay on line. What a Mickey Mouse company.

Several months following a marital separation, I discovered that my husband had stopped paying the mortgage on our home and a foreclosure sale was scheduled. I called Metlife to see if I could try to save the home on my own. They asked questions about my general profit and loss statement and said yes, and advised to move back into the home on the day my ex left. I did so and was thrilled I could save my childs' home they'd known since birth.

I sent in all documentation through a firm I hired to help with the settlement offer (during which time I lost both parents) and after two or three months, I started to hear that the auction was back on the table. When we called them, they had no record of the paperwork wed sent to them; it had gotten lost. We re-sent the packet, and this time after quite some time they refused it due to my personal funds being held in a separate account from my business funds and again, published an upcoming auction sale. I immediately combined the accounts and sent the paperwork in yet again. After a third attempt at a loan modification, one week prior to my divorce being finalized, it was finally approved.

This homeowner assistance program was approved based on my sole financial information. This was a modification of my existing loan with my ex-husband, not a re-fi. They told me that I could remove my ex from the mortgage following the divorce with my qualifying information, a divorce decree stating the home was awarded to me, and a quit claim deed. My divorce occurred exactly one week after the approval went through. Prior to my receipt of the FedEx settlement package from Metlife, my ex husband contacted them to change the mailing address for my home to his rental address, and Metlife honored his request. This package was sent to him despite the fact that it was through my sole efforts I was able to get it approved, and he had originally let it go into default.

After having my mail sent to him, my ex returned it to them unsigned. When I called Metlife to discuss this, they told me that their notes indicated that he called them on June 30th to change the mailing address. He had not been residing at the home in over a year. When I contacted Metlife to see if the package could be re- sent, I had to explain the situation each time from the beginning, and depending on whom I talk to they often said there was nothing they could do. They said they would submit a request to have the docs sent, yet it still wouldn't happen. Usually they asked me if I wanted to fill out an application to save my home.

My divorce decree was successfully faxed to Metlife the same day it was finalized, on June 30th and that was the very same day I discovered that my package had been intercepted. The signed and notarized quit claim deed was sent to them on July 2nd. Metlife said that even though the home was awarded to me and I was solely able to financially qualify for this, they couldn't be forced to stop communication with my ex. My divorce decree states that the home is mine, and I also have a quit claim deed signed and notarized by my ex-husband. This was all faxed successfully to Metlife twice. I called to see if I could fly to Texas to sign in person and they told me it would not do any good to go there in person.

Finally Metlife agreed to issue the docs to me, in my name; and I received the packet, notarized it and mailed it back with the check. Three weeks later I received a letter saying that they regret to inform me that my loan is not assumable.

Again, I sent my divorce decree showing my name change, the quit claim deed and reminded them the settlement had been approved based on my sole financial information. Yesterday I received a letter saying they had received word that my ex husband had filed a bankruptcy, and this was an attempt to collect a debt. There was a phone number listed on the letter to call if I wanted to apply for a settlement. Even though I haven't received a payment book, I am making my payments per agreed on the settlement offer that I signed and notarized.

I am attempting a home loan modification which began with a loss of job in May 2009. I applied for a home loan modification with MetLife in June 2009 before missing any mortgage payments--missed payments from August 2009 until now, October 2010. I sent in paperwork, but they always say that they never receive it. I finally got assistance from Take Charge America who was able to get all information to MetLife in early December 2010. I was denied home loan modification due to not enough income because I was on unemployment and a foreclosure date was set to September 29, 2010.

I obtained a job in the meantime and had to reapply from the beginning, which I was happy to do. I reapplied in early August 2010 and have sent in updated paperwork. I received a letter on September 23, 2010 to say that my request is denied due to missing items. Again, I am sending in information--this time, via fax. I call daily now because my loan was pushed to October 29, 2010 for foreclosure. MetLife says that I must wait seven to ten days for the fax to be 'put into their system.' I told MetLife that I would be happy to resume my mortgage payments but am unable to make up the past due amount right away. Their response right now is that I must wait for the loan modification because I am currently in foreclosure and there is nothing that I can do but wait.

My name is Rose **. My daughter lost her job in January 2009. Verizon went across the board and let go of everyone that was making good money.

Needless to say her home loan payment was not able to be made. The day she was laid off, we called Metlife and they told us to go online to file for assistance on her mortgage. We filed that day. They said they will contact us in 4 weeks to 6 weeks. Okay, we did nothing. We must not have done it, so it was done again online, and faxed and sent again. Again, they did not receive it. It was filled out online, emailed, printed, faxed and mailed the second time.

Meanwhile, still nothing from them so I contacted Acorn Housing (they were still around at the time), I filled out documents with them (another package), they sent it to Maria **, this was in May 2009. The person handling this portion of this was Victor **. Meanwhile, we were on a three-way call, and they had received the package from Acorn Housing and they were reviewing everything, but they questioned why we went to Acorn when they found several files I had already sent, and they told Mr. ** we had never sent any package. So every week we called. This was 5 months into the laying off. My daughter had a job, with T-Mobile, and they said all should go on track. Meanwhile, every 3 or 4 months, everything was lost, every single package.

In 2010 in January, it had been so long, we filled out package again in case things changed. It was sent. Again in June, they requested another package. Then they told us okay, let's do a forbearance agreement for 6 months, make your payment if you can handle it, then we can do a modification to help you. It said in the forbearance agreement that at the end of the 6 months, Adrienne would have to come up with all of the back payments. Hello, if she had that, she would not be in foreclosure. I contacted them on behalf of my daughter and that is just a formality. Meanwhile, the 6 months of payments stopped and they told us that now they will work on the modification.

So we continued to call, but guess what, they said fill out another package and send W2's and 2 years for taxes, bank statements, etc. I had $6600.00 in savings and my roof was trashed with all the snow, etc. I called them and asked them, do I replace the roof, do I just move out what do I do? They told me to fix it, so I did, $5900.00 later. Then we called and they said my daughter does not make enough money. We still had plenty of time, why did she not have a roommate? Because we do not know what is going to happen, one day they work with us, the next day, they blow you off. Then a lady told me, your daughter needs to make more money. I opened a small business there for my daughter in April, sent the documentation, and last week after almost 2 years, we talked to Maria **.

She contacted my daughter and said you got a second job, send me documentation that you are making more and we will get this done in 7 days. I immediately sent out the documents. I provided them with a certificate from the State of New Mexico, showing my daughter being certified and manager. I sent copy of checks with her name on it, documentation that the company pays for her gas and her insurance, and a copy of the Internet posting showing Zia Interlock, Adrienne **, manager. I thought thank God this nightmare will be over.

So we called on Monday only to not be able to talk to Maria, but the lady told me and my daughter, "Well, it is too bad you are 18 months behind on your payments. Why did you wait so long? We can't help you after you are 12 months behind." So they lost the packages until it was after the 12 months. It was over 12 months after the forbearance agreement. This morning I contacted Hope, and they got them on the line. We were unable to talk to Maria **, and the person with Hope now talked to the loss mitigation phone lady. She said you were turned down because she needs to come up with all the back payments, at least $13,000, and what did we do with the money. I told her, "Look at the notes.

You told her to fix the roof." She said, "Don't listen to what everyone says." And she said we filed too late. We did not file too late, they did this to everyone. When I looked on the Internet, they are doing this to everyone. I questioned her about lost packages, and why it took 2 years for anyone to do anything on this. She told us, we should do a short sale so they don't have to deal with the property. It has been on the market for 2 years. It is in a family compound, no one is going to want to buy it; it is a compound of all nieces, nephews, cousins. No one in their right mind will buy it. But which is neither here nor there. She was rude, and said I dropped the ball.

Well, I have letters, federal express packages, fax confirmation sheets showing things being received. I think they really do this. I asked her why they would do this and what happened to the home loan modification, and they said the President does not tell us what to do, we don't have to do anything we don't have to do. Besides, looking at your down payment, I knew they would never modify it; they want the property. Well, this is where I stand. I believe they are doing this to everyone.

They are rude and very non-caring. The only reason they have jobs is because of the people that are being foreclosed on. This company is shady and they need to look into it. They had a package from Acorn since May, why would they not take care of it then? Why did they not tell my daughter she needed more income? A real nice lady is the one that looked over everything, gave me some pointers, and said she needed to have more income. I truly believe that they do this on purpose, losing documents. Someone should stop these people. If you put Metlife Home Loans in Google, I can guarantee you that they all say they lost the documents. I have contacted the US Treasury 8 months ago and received a letter in June stating they were escalating this because of the complaints of lost documents or packages. I wrote to them again yesterday and I am going to file a complaint with everyone I can think of.

My husband had lost his job not long after we refinanced with Metlife. We used all of our savings to cover the mortgage. In March of 2009, I sent in all of the necessary paperwork to apply for a loan modification. Within a few weeks, we were informed that our payment would be going up another $700 a month due to a shortage in our escrow.

Well, if we couldn't afford the original amount, we sure couldn't afford the new amount. Fast forward to today, 1-1/2 years later, nothing has been done. We have given them everything they have asked for, and they keep giving us the runaround. They say we didn't first apply in March of 2009 (even though I have a long list of names, dates, and times of phone calls I made to employees, as well as signed air-bills from FedEx), but rather December. All lies. We were told by HUD to contact a credit counselor that they are contracted with, to act as a mediator. Obviously, this hasn't done us any good either. We sit and wait, never knowing if we will have a home to come back to when we leave each day.

We are continually stressed about not knowing our fate, about sinking a substantial amount of money into a down payment for a home we are going to lose. We are harassed by lovely tags on our front door each month (with no name, and only a toll free number), we've had someone outside our home taking a picture of our house. On top of that, we continue to have to check in with this credit counselor who is just making routine phone calls, with no result. When we contact Metlife directly, they give us the runaround each time and are told they need updated financial (which happens monthly, it seems). They tell us our file is in for review, which is where it has been for 1-1/2 years. I cannot even begin to tell the emotional damage that has been done to my family, and rather keep that personal. We have lost everything we had, and now face losing the one investment we had left.

In 2009 my husband lost his civilian job, so we were without his income for a few months until he had to go back to the Army on active duty. We missed our June 2009 house payment with MetLife. I then sent half of it with my July payment and half with my August payment thinking I had made up that missing payment.

No one from MetLife ever contacted me stating I couldn't do that or that those payments were in fact not applied to the missing June payment. Instead they held the funds in a suspense account and the funds were used to pay September 2009's payment, which we could not make, but again no one told us this. When I called to ask if I could send in extra money with the next few payments to make up the September payment, they told us now that we had to save up and send in the full amount, with no mention again of the June payment that was still missing according to their records. We then make the rest of 2009's payments (October, November and December). We also make January, February, March and April of 2010's payments.

I then send in May and June of 2010's payments, thinking everything is ok. Then we get a letter in July of 2010 stating our house is going into foreclosure and the sale date is August 19, 2010. They also then tell us that our payments for May and June were rejected because apparently the loan was already in foreclosure status! They then send back the checks in July! To me they should have called and sent the checks back right away. So I called and called MetLife speaking with a different person each time, getting a different answer each time. I could not understand why we were in foreclosure.

My husband is also deployed all of August, so I have had to take care of most of this on my own, plus we have two kids to take care of and that will be homeless if they sell this house. MetLife's attorneys never returned calls (Millsap & Singer of St. Louis, MO) or responded to the dispute letters I sent to them and MetLife. Luckily my husband's captain at the Army is an attorney and he gave us some advice and the name of a good attorney. So I had to finally hire this attorney and we have to file a Chapter 13 bankruptcy because this is the only way now to stop the sale of the house. According to the attorney, mortgage companies can legally foreclose on houses for one missed payment, but that it is really unheard of and very aggressive for a mortgage company to do this.

As soon as we are done filing the Chapter 13, we are definitely refinancing through another mortgage company and I am telling everyone I know to not use MetLife. I mean this is the way they treat our country's veterans and soldiers? My husband has been in the military for 25 years and has served four times in a combat zone and will spend all of 2011 in Afghanistan.

My husband and I started the loan modification process 11 months ago. We have submitted all the required documents 13 times! MetLife finally turned us down in March stating that they could not read the initial income/debt sheet. We also had submitted that sheet 11 times. After reapplying, we recently received an auction notice for August 11th. Again, MeLife said they had not received our re-application. Now they are saying that it could take up to 30 days to have the new application assigned to an adjuster. This means that it will be too late.

We have 3 young children and we have nowhere to go after August 11th. Is there anything we can do? MetLife has given many people the run around it seems. Something needs to be done! The federal government gave these banks 50 billion to use for loan modifications and the banks have given out 240 million which is less than 1% of what they were given. What is going on? Who is going to be held liable for this?

Predaroty Lending Practices with MetLife Home Loans. Last Summer I experienced a financial hardship that left me 60 to 90 days behind in my mtg payment with MetLife. I received (what I thought at the time) an option of forbearance. The forbearance period began on 9/09 thru 2/2010. I was told that I was to make half my mtg payments during this trial period. I fully complied. Not a late payment at all. I was also told that during this time period I would deal with a third party, First American Title, that would work with me during the forbearance period to do a loan modification.

I never heard anything during the forbearance period from First American Title and called MetLife in January 2010 as I was nearing the end of the forbearance period. MetLife informed me then that First American Title had noted my file "maximum amount of time exceeded" and closed the file. I asked the rep what did that mean and she stated that I did not provide any paperwork to First American Title. I then advised her that I never heard anything from them and that was the reason I was calling back into MetLife. I was told that MetlIfe would take the file and that I could send all necessary documents to them. I was told what to send and where to send it.

Again I complied and faxed everything that was requested of me in January 2010. My file was finally updated on 2/18/2010 that MetLife received my faxed documents. So I am thinking I am good. I continued to pay each month thereafter as well as request status of my modification request. Each month from Feb 2010 thru 5/2010, I was told that it was under review. I learned in June that this was not the case. I am in foreclosure and for the life of me cannot understand how I got to this point. This forbearance period did not help me stay in my home it has put me in danger of losing my home. This is illegal and a huge scam.

File a complaint with the FTC. 877-382-4357. We need to band together, All of us that are having problems with MetLife/First Horizon Home Loans. We were working with and in contact with MetLife for a modification when the just put our house in a forecloser sale even after talking to them the day before. The FTC ( Federal Trade Commission) accepts complaints against MetLife. They told me on 6/18/2010 that more people need to call in and file complaints. Their number is 877-382-4357. Please call and file, this could help us all for a settlement if anything is ever done.

Soon after they bought the mortgage from my lender they asked for proof of insurance. Each time they asked my agent faxed the proof. They ignored the proof and so I sent the proof by certified mail and got the signed proof back. I then called Kendra and she explained that they have an office in a different state and did not receive the proof. I explained that this was not my problem. Soon after my monthly statement showed a charge of almost eleven thousand dollars for force insurance. I have now received a letter that states I only owe slightly over four thousand dollars for the force insurance.

I am in the process now of finding the proper agency to deal with these fools and/or I will take them to court. They obviously feel that they can intimidate older people and add any amount they choose to the mortgage without any due process. You get a letter indicating that they can add any amount to your mortgage and eat up the value of your principal wealth. Attempts to discuss the situation on the phone met with a very nasty person. This method of doing business is very alarming and nerve racking for senior citizens.

I have Power of Attorney for my 85 year old mother and applied for a reverse mortgage with Met Life.

After nearly 2 months of supplying more and more documentation to them
they have still not approved the loan.
Their underwriting guidelines and compliance department are quit petty
and even the most robust supporting docs. are not enough for this small minded company.

Do not make the same mistake I did by using this company --- you will be sorry ! Try the best Reverse Mortgage Company out there - WELLS FARGO. (I found out to late) if not WELLS there are plenty of other great service oriented firms to choose from.

Met Life has a very small percentage of the Reverse Mortgage market, 15 or 16% - now I know why !!

Met Life Reverse Mortgage division will cause more problems and aggravation, they simply are NOT GOOD at this RM market.

Our mortgage was with MetLife. We first applied for the HopeNow program in February 2009 after my husband had been laid off and our payment began to be impossible to make. We didn't qualify for HopeNow, so we contacted MetLife again requesting a modification. We sent all requested paperwork but never heard back. I phoned them weekly for over 4 months. Frustrated, I contacted the local person who originated our loan. He basically told me that we wouldn't even be considered until we were in default. After borrowing money from family and maxing out our credit cards to make ends meet, we stopped making payments in August.

In the beginning of November we received notice that we would be in a forbearance agreement for six months. This lowered our payment to an affordable amount. At the end of April, just before we were to make our last forbearance payment, we received notice from MetLife that they had sold our loan. This is after calling them weekly for the entire forbearance period, and being assured that the loss mitigation dept. was working on a modification that would keep us in our home. So now we are back to square one. IBM Lender Business Process Service is our new servicer and they are not any better. The first several calls to them were encouraging. I was told that their modification division had received the modification (financial) packet that we had provided to MetLife and it was "in the works". We then received notice that we must pay $13,000+ before June 21st or they would be foreclosing. I was told on May 25th that we could make the forbearance payment amount on June 1st and that our loan was still in review for modification.

On June 1st I called in to make the payment. The extremely rude woman I was connected to had me in tears by the end of the conversation. She said that there was no record of any forbearance agreement, and the payment due was $2351 (our original payment). I paid this amount. She then did a recap of the call confirming that I had just made JANUARY'S payment and the $11,000+ was still due by June 21st. Looks like I just wasted the $2300+ (that would have been helpful when we have to find a new place to live). So now we have to decide if we should try to do a short sale or what.

I inherited this home I am currently in by my dad. There were some major issues with the money that was suppose to go towards this house when my brother took the money and ran. I fell behind and had to do a Loan Modifaction to save this house in August 2009. I went through all the paperwork an such and since then have been paying the new monthly payment without being late. Since I am a widow, this is all I could do. This past April I was sent papers to reveiw my Loan Modifaction. They were dated 4/16/2010 and I got them on 4/20/2010. They did not send me all the papers that I need to do this so I called and left two messages without response.

On April 28, 2010 I spoke with someone and she sent me on a wild chase to get the papers on their web site. I mailed all the correct papers to the company on 4/30/2010. This month I sent my reg. payment and thought ok another month down. This past Saturday (4/22/2010) I get a letter in the mail from Met Life aka First Horizons with my May payment and a standard letter saying nothing but they are trying to collect a debt. Yesterday I called Met Life, and was told my house went into Foreclosure status and that it is going to be sold on June 3rd less than a week away. I have not gotten anything from this company and would not have known till it was all said and done if I did not call regarding returned check.

When I asked the Met Life rep., I was only told that my paperwork was not processed as of yet. So I resent the papers over night to them. Now I have a tracking number and such. Met Life informed me that it will take up to 7 days once they get the new papers to have it put on file. Then another 10 to 15 days for someone to look at them. I want to know since when can someone just sell your home and put people through this without any notice what so ever?

I have been in the process of a requested loan modification with Metlife for eight months now due to a loss of employment last year. I have a documented through email, etc, correspondence with them in regards to them losing my documents, lying about receiving them, providing false information and the list goes on. I never have experienced such an unprofessional and unethical experience in my entire life. We sent the requested docs to them within a week via USPS certified mail. They claimed to have not received docs until almost a month later. This was back in Sept. '09.

I have letters from them stating this was to be 30-60 day process. I have been in touch with them on a weekly basis since. Then they moved everything into the hands of Loan Care, who claimed they never received the information of docs from Metlife. We again provided them with it immediately. We exhausted all savings and resources to make payments on the loan and fell short come Dec. '09. At this point, we have been given a complete runaround since we started and now we are in an accelerated foreclosure with a sale date as of 5/5/2010 and still no word on a modification or postponement.

I have since returned to work and have sent several copies of my paystubs in email to them and cannot get a response that they received this info to update my file. I spoke to several processors with whom I obtained badge and ID numbers as well as email correspondence and was told that they were now again missing paper work from us which I documented them back in Sept. of receiving all needed paperwork. I immediately sent what they were stating somehow was now missing back in and requested an email confirming that they have it. I got the email and was told it would be approx. 10 days to get in the hands of the negotiator and then a week to hit Fannie Mae. I called back the following week and could not reach the man I was speaking with but he did email stating that they were ordering the credit and appraisal on the home.

I finally after several hours of being put on hold got through to someone who said they never received my paperwork and that nothing has even been assigned. I am outraged and distraught over all of this. I explained to her what was told of me a week ago and she emailed the processor and cc'ed me on the email he replied immediately back to her and she forwarded that email to me as well with him stating he had no recollection of any of this. I sent her the correspondence of my e-mails I had with him acknowledging he has receipt of all requested Items. There was silence and also I had a witness to this conversation with her as well from a rep from the Making Home Affordable program conferenced in with me on this call. She could not explain anything at this point other than nothing has been done with anything from what she sees.

The rep from MHA stated afterwards he's never heard anything like this and was speechless. We are in foreclosure with a pending sale date of 5/5/2010. Our credit after several months of this has been destroyed. We've tried to make some type of payment to them roughly one and a half months mtg and they want all the arrears or nothing. I have returned to work and am trying to get them to acknowledge my status. They have taken years off my life and I am looking for any help anyone could give. I am ready to proceed with action upon them legally as I stated this process has been sabotaged and I have plenty of documentation to prove so. Please help.

I contacted First Horizon (MetLife) in December 2008 due to lost of income requesting my account be reviewed for a loan modification, only to be told that my investor will never agree to modify my loan. So I hired a company to assist me in this quest. This company contacted First Horizon once a week from January 2009 to June 2009 to be told each week that my account would never get a modification. On July 1, 2009 the company that was assisting me called me and told me to go down to my near Western Union office and wire a $3800 payment to First Horizon at the same time this company sent a fax proposal showing my income along with a payment that I could afford according to the new Making Home Affordable Program that had be put in affect March 2009.

Within the next week we were contacted by a rep claiming to be from MetLife Home Loans, telling us they received the money and proposal but they would be returning the $3800 and for us to only send $3300 and we complied they sent out a FedEx packet to my home. I read the agreement and returned the packet. I was given a monthly payment for the next 4 months with the last month November 2009 to be a balloon payment that I would be unable to make. I wrote a letter before the November payment was due explaining why I wouldn't be making the payment along with current copies of my pay stubs, bank statements, tax returns, and a financial worksheet. The company that is assisting me contacted MetLife to be told that I didn't have an agreement because I had completed the agreement and my account was being reviewed for a loan modification. The rep stated during this process they were not accepting any payment but to save my money.

They sent back the payment I made for December 2009. Each week in December they were contacted and we were told the account was in review. Then I received a letter dated December 23, 2009. I received the letter January 13, 2010 stating that they need updated proof of income, financial worksheet, bank statements and tax return. We resent them the next week. A week went by and I received a message from a rep from MetLife telling me she needed the documents that I had sent already two times within 60 days. Once again we sent the documents this time. We called to get the fax number; it was the same fax we had been using all the time. And once again we called once a week checking the status to be told the account is in review. Until we received a letter dated February 23, 2010 stating that to avoid foreclosure send the requested documents, we called to be told they didn't have the document. We sent them once again. Following up with MetLife the next week, they stated the account was in review.

In March we received a letter dated March 11, 2010. My account was being processed for foreclosure because the requested documents had not been received. The company assisting me called and spoke with the rep who said she was working my account and was told she closed my account and I would have to start over requesting a loan modification. We reapplied on March 15, 2010. Now we are calling every 3 days to see if the packet was received by next day USP delivery. We were told they never received our tracking number showing the packet was signed for. We also faxed the packet to two different faxed numbers and e-mailed packet to MetLife and HOPE NOW still to be told they didn't received any of the packets. Spoke to many of the reps from MetLife to be told many different reasons for not receiving the packets. The next letter was to sale my home and making that call to MetLife. It was so upsetting because none of the reps I spoke to could help me; they all said it was my fault because they had not received any of my documents. They had the sale today. I will be filing a lawsuit against MetLife Home Loans to get the sale resented. I may have to leave my home for asking for help to stay in my home where I have lived and invested for the last 7 years.

Our First Horizon Mortgage was sold to Metlife two and a half years ago. My husband was laid off from his job in January 2009. We immediately applied for a loan modification, through the Help for Homeowners Act. The nightmare with Metlife began. A workout package was sent to us within 3 weeks of starting the procedure. We completed the package, and returned it to Metlife via FedEx. Not a word came to us, indicating they received it. Thank goodness for tracking numbers and signature delivery. We called and spoke to several employees at Metlife to follow up a couple of weeks later. We were told it was all 'being reviewed', and that someone would 'get back with us'.

After approximately 3 months, and diligently pursuing to someone 'higher up' the chain of command on several more phone calls to Metlife, we received documentation for a 'forbearance', which we were finally granted. However, we soon started finding hang tags on our door, telling us our loan was 'seriously delinquent', and we needed to call an 800 number. These seemed to show up monthly. Bright neon yellow doorknob tags screaming 'you are late paying your mortgage!', delivered by different individuals.

When my husband's employment status changed, we contacted Metlife to let them know, hoping for some sort of modification or instructions on how to begin repaying our loan again. They sent out another package with an introduction letter, as if it were the first time we had ever contacted them. We were floored, and when we called them, got the runaround as usual, and transfers to a plethora of 'agents', before finally being told to just fill it all out (again), and send it back. Once again, thank goodness for delivery confirmation, because they have yet to contact us when they receive anything.

So here we are, over a year later, and still no word from Metlife. Our loan is still in 'forbearance'. We called again recently, and this phone call was the most shocking of all. The rep we spoke to acted as if they had no knowledge that we even had a loan in arrears with Metlife. We have no idea what to do. Will they show up one day with the sherrif and lumber to kick us out and board up the place? This is the most unprofessional process we have ever had to deal with. We haven't seen a yellow tag on the door in a couple of months.

I was helping a Spanish speaking client to do a Loan Modification. The property had three borrowers. They signed a letter of authorization to me and I send it six times to Metlife Home Loans. The customer service were giving me different fax numbers to send the info. Wait from 7-21 days to get answers. This going on since December 2009. They said never received the faxes. They didn't let me talk about the specific problems for this property in behalf of the homeowner.

Metlife Home Loans doesn't have a knowledgeable personnel. They were rude and inconsiderate. A single mother of five children is facing foreclosure, although the company received the loan modification package before the due date. Metlife bought the property from the whoever were the investors and said that my client has to move out. She has to wait for a letter from them. Probably 30 days.

Foreclosure in their credit. Children and a single mother out in the street. How they can afford to get the deposit, rent, moving expenses, emotional distress, finding a new life besides the torture of being abused by incompetent employees that say: We didn't receive the required faxes, when were sent many times. It is totally absurd, inhuman, and repugnant to follow and abide their plot and lies to fulfill their selfish purposes.

I sent Metlife a Modification in November, it was assigned to a negotiator on the 16th of December. I have submitted all the necessary documentation and yet I have not been given any relief. Each person I have spoken with has given me the run around and treated me like crap. I just called a minute ago and spoke with some guy named Hose who told me he was a Default Resolution analyst. I later asked him what his position was and he changed the name to say he was merely in Default Resolution. Something has to be done or I will lose my home. These people have no sense of urgency and has gone so far as to threaten me with the knowledge that whatever they do for me, will inevitably have a negative effect on my credit. How are these people! This is the worse company to deal with. My friend went through a loan mod with Wells Fargo that took approximately 3 weeks. What is going on with Metlife?

I missed the January 2009 mortgage payment so our loan was placed into their collections, loss mitigation department for handling. We listed the property for sale and they began the foreclosure procedures. We objected to the amount but the LM department "could not help us." We filed for bankruptcy and requested a deed-in-lieu from MetLife six times, with no response from them. Currently, we had been assigned a Mr. ** whom their loss mitigation department states that he does not work there. My home is being foreclosed upon, even though I have been trying to contact them for more than 14 months. They do not even respond to me or my attorney's letters or phone calls.

Recently, I received a format letter that I was insufficient with my payment of my mortgage of $17.90. It was a disturbing letter since I am a very good customer and I send $2,300 monthly for the last 5 to 6 years toward my mortgage. I tried calling MetLife to find out why I had an increase and how they can notify me with such a standard letter that states they won't withstand another deficient payment without penalties.

I tried to call customer service to find out if my payment went up monthly or was this a bill for the one month of December. I could not believe that the first time I tried to reach someone in 5 years to ask a question about my mortgage, I was sent through an endless loop of recordings without being able to reach a representative for over 20 minutes. I finally called in for new mortgages and, miraculously, someone picked up for new business right away. However, I was deterred because she was locked out of my file because I am an existing account.

I am disgusted with this company and appalled that my hard working money is the only thing that this company cares about. I will need refinancing to get a personal loan in the near future and I am seriously considering taking my business elsewhere. I would also like to add that Metlife took it upon themselves to change my billing address and I would like it switched back immediately.

To recap, I would like to know why my bill reflects a $17.90 increase, and why my billing address was changed without mine or Jeff ** signature. I would like to be contacted through email with a number of someone I can contact within NY or NJ so that I may call during working hours. I would like a supervisor's attention in this matter. If I do not hear from a representative in a timely manner within the next 24hours I will be refinancing with another mortgage company as well as reporting MetLife to NY State as well as other Government Agencies that monitor mortgage companies.

The fact that MetLIfe has a helpline that offers no more than a machine recording is disgusting. How do they take thousands of dollars yearly from people and not even offer assistance when their customers need it?

I missed a payment several years ago with First Horizon Home Loans, made a double payment the following month, and was back on track.

Earlier this year my First Horizon Home Loan account was assumed by MetLife. I missed a payment in October through a stupid oversight.

I got a new bill late October with a new balance, which I paid - same as before. Only this time, when I received my bill in November, I still owed a double payment, plus the additional fees.


I thought that maybe my payment and the bill had somehow crossed, so I went ahead and made another double payment, thinking that that would get us ahead of the schedule. My wife suggested that I call to confirm that the payment had gone through. I did, and found that I was going to be charged another double payment in December! Meanwhile, for the month of November, I was going to again have to pay the "late" charges, for the "missing" payment. Their rationale was that anything over the monthly payment goes to principle. I pointed out to them that my bills came with bottom lines, I expected that when I paid the bottom line - the amount due - that the amount would no longer be due.

They said that the allocations are clearly identified in the body of the bill, and that this is consistant with their policies. I told them that their policies sounded like consumer fraud.

They said that they would fix it.

Well, it is now December 7 - I have made two double payments to make up for my lapse in October. I just received a bill stating that I owe another payment before the 15th of this month!

I will still owe January's on the 30th.

I hope it all works out, I just found out this week that I no longer have employment as of the 11th. This could not have happened at a worse time.

I spoke with MET life since April 10,2009 about a loan modification who carries the first Mortgage on my home. I secured loan when I was married with 2 incomes. SInce the I am divorced and had to pay the divorce settlement to my EX Debbie. She got the money and I got the bills. I lost my job 12/31 2007. For eight months. I now work but during unemployment I borrowed all my retirement and used all my credit cards to stay current with mMet life. I had a 830 credit Score when I secured loan with MEt Life. I have sent Met life all documentation and hardship letter they required , six times. I faxed and overnight with return reciept. I know they recieved all my documents they asked for because of return reciept.

I was given a Forebeareance while MEt LIfe secured me amodification. I have paid my paymnets on time. NOv 4 2009, I phone because I was closing my checking account at Chase BANK and opening an an account. I over nighted money orders for the payment $1240.08 but now they want more money. I have caled three times and have been placed on eternal hold but nothing gets solved.

Lytichia Confermation #4815133693 was the one I spoke to reguarding me sendingmy money order NOvember 14 2009. The paymnet was due November 4 and I had 14 days grace as we have all understood since conception of loan. NOw MET life what the entire Payment $2498.00 Which I do not have. I have had my home since I buildt it 1983. This is my families Dream home. I feel since I have done everything to secure a modification and completely ignored. Unless I get amodification I will loose my home. My home started out apraised value $1.2 million 2007 now it is worth $367,000 since all the foreclosers. MY mortgaes are $425,000 above the apraised and tax value.

We have a mortgage that is being serviced by MetLife Home Loans ("Metlife") who either acquired it originally from First Horizon Home Loans or is servicing the loan for them, with whom we fell behind on our mortgage payments for two months.
We fell behind on our mortgage payments for two months. On July 2nd I sent Metlife an electronic payment from US Bank for $6,000 to catch up. They redeposited the money a few days later saying that they didn't except partial payments and we owed them around $7,200. On July 10th I sent them an electronic payment of $9,000 from US Bank. The overpayment was to ensure that we wouldn't be short again. The payment cleared our bank and $9,000 was removed from our account. I proceeded to make electronic payments for our mortgage for July and August from our Bank of America account. All payment can be seen in the enclosed attachments.

Our family went to the west coast for the rest of the summer on a working vacation. On Septemeber 9, 2009 my wife and I received multiple letters from McCarthy, Holthus & Ackerman, LLP, a law firm stating that the full amount of our loan was now due because of failure to pay.

On September 10 I found that Metlife had taken our $9,000 payment on July 10. It cleared our bank and on July 15th Metlife deposited to our bank $9,000. They had our money for five days and we can't figure out why it was sent back.

Below is the next few days dealing with Metlife and the lawfirm as told by my wife:

September 9:
1) Left two messages with the law firm. They never returned the calls.
2) Spoke with unidentified female at Metlife. She went over the history of our payments and explained the $6,000 on July 2nd and the $3,000 in late July. She had no record of a $9,000 payment. She asked if we could prove it and we said yes our bank records show $9,000 on July 10 being removed from our US Bank account to them and we have the confirmation #.

3) Spoke with Anthony at Metlife who also did not see a $9,000 payment in their system. He asked us to prove it by sending a fax showing the transaction. He gave us a fax number (214-441-7390). The person at the UPS store tried numerous times and couldn't get through.

September 10:
1) Called Metlife again because the fax wouldn't go through and was given the same fax number. I explained it didn't work and was finally given another fax number that did end up working.
2) Called attorney's and spoke with Cindy and was told by her that our foreclosure process had been put on hold by Metlife just moments earlier.
3) Called Metlife again and spoke to Belinda and was told that our house had a foreclosure sale date of October 6, 2009 (first we had heard of this) and it was the law firm that put it on hold and not Metlife. She asked for the reason of non-payment for 5 months and saw no record of the $9,000 dollar transaction. I explained she had sent a fax showing our payment cleared our bank and was informed by her that we could send 100 faxes and we still aren't going to help you because it is in the law firm's hand. I explained that there is miscommunication between Metlife and the law firm over who put our foreclosure sale on hold. She said she didn't know anything about it and suggested I contact the law firm. I said why don't you call them so the three of us can work this out. She came back on the phone a few minutes later and said the call can't go through there are just too many calls entering the system right now.
4) Called law firm again and was informed by Cindy a second time that Metlife had called them that morning to put the process on hold.
5) Called Metlife again asking about our fax showing the $9,000 payment and he said he had no record of such payment and sent me to another department with Brandon. Brandon said they rejected the $9,000 payment because once the bank rejects the first payment it will also reject the second payment.

6) Called back the law firm twice between 4 and 4:30 and got no answer.

September 11:
1) Left a message with Cindy at the law firm to call me back.
2) At 11:58 called Metlife, explained the entire story again and was informed they could not see a $9,000 transaction in their system but saw the other transactions. I told him I sent a fax yesterday showing the transaction went through and told by him it will take 7 -- 10 days to get in their system. He could not say why our money was returned to us but it was probably because our house was in foreclosure (on July 10 our house was not in foreclosure).

3) 12:21 called Metlife again and spoke to Diana. Explained the entire story again. She saw no record of the $9,000 dollar transaction but said it was probably rejected because if an Internet transaction is rejected their system will reject all Internet transactions for 60 days. I explained that Metlife accepted the transaction and then sent us a payment back 5 days later. The money was already in Metlifes bank. I then asked her about the hold put on our foreclosure and was informed by her that there is no hold and the house is still set for foreclosue.

During the proceeding few weeks my wife has been in numerous conversations with both Metlife and the law firm. We continue receiving all sorts of different reasons why our payments were not accepted, all of which make no rational sense.
Not only is our house in still in danger of foreclosure which has caused enormous stress in our family, this episode is now having damaging and irreversible effects to our credit as lenders are beginning to either cancel our accounts or drastically lower our credit limits.

We were sent a settlement letter by the law firm that had over $800 dollars worth of fees in it. It is our position that Metlife needs to take responsibility for their mistake cancel all fees and immediately remove any adverse information that they had supplied to the credit scoring agencies. Depending on the level of damage to our credit score as well as the final emotional stress this has placed on us will determine if we seek future civil damages.

6mos. And still getting the runaround!

My wife and I have 3 homes, and we applied to refinance the primary recidence with MetLife Home loans almost 6mos. ago. The interest they gave us is 5 % fix 15yrs. Conventional, we both have Fico scores in the 720 and the appraisal came in our favor 50K over the loan amount. The previous loans for the other homes were all done in less than 45 days. Is there anything wrong here or shall get legal action? Their excuse is that the whole industry is in a jam, no to mention that I had to pay $350 for the appraisal.

All the required paper work was submitted in one week, and the appraisal completed with in three weeks of Appling for the loan. In Sep. 8th will be 6mos. Since we apply for the loan and still getting the runaround. Please give my advice. Thanks
