I had a loan with GMAC on my house. We sold the house and bought another one. The original house fell out of escrow. I put both houses up for sale, and paid two notes for over a year. During this time the company I work for went through Bankruptcy. I lost 59 % of my pay, and was unable to pay two notes. I offered GMAC deed in lieu of foreclosure, they would not accept. I had several offers GMAC would not even talk about a short sale with me paying the difference.
I even had an offer for within 7000 of payoff. While negotiating this offer GMAC foreclosed on the house with only a 28 day notice. (30 days required by law in Ga.) GMAC was only after the PMI money and would not work with me in any way. I will NEVER! have another loan from GMAC/DITEC etc. nor will I ever own another GM product. GMAC mortgage needs to be investigated. With their practices they should never have gotten any tarp money from the Government.
lowered my credit scores made new credit unobtainable at one of the worst times of my life. I am still unable to obtain a loan to buy a retirement house. Caused all my credit cards to raise their rates.

We refinanced our home in Nov. 2008 We was able to get a decent new interest rate of 6.5% from 7.% we at teh time thought this was pretty good way to save a lil money. Our mortgage was sold to GMAC mortgage shortly after and this is when the nightmare emerged. This company is un~ professional to say the least, Our statements for our home are never correct,We haev feel a lil behind on our home so i always send in the late payment fee with my payment and to date 4/16/09 they have never given us credit for it. I even wrote personal checks for my payments., We also sent in a Authorization for me to my husbands wife to discuss our account 2 weeks ago , I mailed directly from my local post office and they claim they never recieved it,
We also are applying for the HELP FOR HOME OWNERS PROGRAM and we sent in a HUGE packet with our tax information and pay stubs ect. and they claim they have never recieved it., I sent it with a comformation form the post office.! There customer serivce people change there story everytime we call them and will not help us at all. All they do is LIE to us EACH and EVERY TIME we call them!
I am asking people to get involved, Contact your local newspapers, contact Glenn Beck, Write to yoru Attorney General, File a Comaplaint with your Better Buisness Bureau, Write to the White House! This company is getting government Funds and not helping anyone! We need to bring this to as many peopls attention as possible! We are treated the same way as all these other complaints, they have even gone so far as to act as if they dont speak english! It is an outrage!
They are constantly sending use Loss mitagation papers and threatening foreclosure on our home, We are sending payments we are just a lil behind! We alos do qualify for the Help for Homeowners adn they dont want to help us! I hope No one does buisness with them learn from others mistakes!

i applied online for a manufactured home on land, signed papers and then was told they were unaware it was such, they redid loan to fha and knew i was purchasing a sheriff sale property. i was ready, with realtor and title co 4/8/09, sheriff's sale 4/9/09 and was told that it couldn't happen. actually i am going to lose property which i had worked so hard to get. the loan processor, susanna never returned one of my calls and emails were very lax. i was extremely disappointed.

I signed a forclosure agreement and paid all outlined fees according to the agreement to bring my mortgage current. I began scheduled payment according to the agreement then was told by the morgage company that I had encurred additional fees which had to be paid. I told them that was not in the agreement I signed and continued to make payment according to the agreement. GMAC has sinced reversed my payment back 2 months to force me to pay the fee. They have forced a loan on my account for me to repay. Please assist as I have no control over my account.
The are telling me that I am now in default when I have been paying my mortgage as scheduled and according to the agreement. Please asist. The mortgage company is manipulating my principal as I am refusing to pay the additional fee. Please see what they have done to my account. I have already paid February and March payment. I do not owe the money as stated I am only due payment for April but the payment system default back to February to force me to make the payment. The loaned me the fee, added the loan to my escrow payment and charged me interest on the loan.
I am unable to sleep and sinking into depression trying to save my house. I do not want this depression to get worse.

Last year my income started to go way down I contacted my mortgage company before I was late - their exact words to me were they could not help me until I was late. I said I wanted to try and figure out something before then, Im sorry there is nothing we can do your not behind. I started using my 401k to help make house payments until it was gone. Then I ran out of 401K and became a month late I called and they said I was not late enough for them to help me I needed to be 2-3 months late. So that time finally comes and they tell me there is nothing they can do until my mortgage is brought current.
I finally contacted some different places that gave me advise as to whom to talk to and finally got the loss midigation dept. They told me the things I needed to fax them, so I did they then said there was nothing they could do for me. The house is in forclosure and to be sold may 26th. Then President Obama came out with the new help for homeowners so I called back and spoke with them again they said they would review it under the new plan. I call every day and have been faxing them every day and each time they say they have received nothing from me.
My second mortgage company even got on the phone with me to try and do something - we got the run around for 3 hours. I have faxed the papers at least 50 times and still receive nothing from this company. I find it hard to believe they are doing anything to help even with the money they have been given to help folks. This is about half the story on everything that has happened It is clear they do not care and will not help.
We will lose our house.

After submitting my payment on gmacmortgage.com, I saw the following text: You can save xx,547.00 in interest and pay off your loan 69 months sooner without refinancing and with no upfront fees. Click here for information or to enroll now. I filled out the information and was just about to click OK, when I decided to read the FAQs. There was a one time fee of 250 charged to me as part of the first two week payment and a 5 charge taken out of each payment!
I decided not to proceed, but I definitely felt the paragraph was intentionally deceptive.

I have had two home loans with GMAC Mortgage. I paid off one and refinanced the second and have been their customer since last 15 years. I have never been late on any payment upto now. Unfortunately, I recently had a loss in the family and wanted to delay sending the payment for about a week. I called customer service hoping that with my good payment history, they would not see this a big deal. However, when I spoke to customer service and explained to them about the nature of my call, the response I got was not good.
They transferred my call to loan modification and the loan modification transferred my call to collections. The person in the collections dept instead of hearing me out, started speaking about fair credit act and how they would report to me for lateness if I did not mail in my payment in time. Up until now I had a good opinion about GMAC and never ever imagined that I would be treated like dirt. I.m glad that I now know what GMAC is really like.
I regret that I gave them business for 20 years when they should have never deserved any penny. They have no respect for their long standing clients. I'll start looking for another company as my credit is still decent. Buyer beware - GMAC is not at all what it tells about itself to consumers. Fortunately, GMAC is not the only mortgage lender in the market!

My GMAC Mortgage went up by 200.00 because of escrow shortage. I then received a Notice of Levy from the IRS, which is very serious. I satisfactorily made a payment and payment arrangements with the IRS and corresponded with GMAC Mortgage regarding some type of modification. I didn't even request a decrease in interest rate -- simply wanted them to add three payments to the end of the loan amount and indicated that beginning February, 2009, my husband would be getting an additional amount of money monthly which would alleviate all financial problems and solve the 200 per month increase in mortgage payments.
My communications with GMAC were via letter on 1/26/09 and 2/24/09 (express mail) to which I have received a form letter with an X in a box with nothing next to, which prompted the second letter (with a prior phone call indicating that I would be contacted in 48 hours) on 2/24/09. I was not contacted in 48 hours. I received a delivery at home on 3/18/09 from GMAC's attorneys regarding foreclosure. I called GMAC and was told that someone had contacted. There has been no communication from GMAC to me. If they were not going to assist me, they should have informed me and I could have removed the money from my 40lK and avoided the costs of their attorneys' fee.
GMAC should make an effort to assist their clients. Each and every request should be responded to prior to getting attorneys involved if at all possible.

Feb.2008 was approved for modification which was not a modification my rate was frozen and taxes were escrowed. My mortgage coupons showed my payment amount so that is what I paid.January 2009 I was approved for short refinance which reduced my pricipal balance over 200,000. When my lender pulled my final credit report on Feb.24,2009 to go to loan documents. GMAC had reported on my credit report that I have not made a payment since March 2008. I had a past due balance of 30,000. I called in and was given the run arounds. As of todays date my credit has not been fixed.
As a result I have lost my loan for the short refinance. My approval expires on March 20, 2009. They will not give me an extention nor have the offered and other kind of help. I spoke to a supervisor today who told me that this happen because the modified payment that I was given in March 2008 was calculated wrong. That the payment I should have been making was a larger amount and that is why I have the lates reporting on my credit and this was triggered from the short refinance approval and the only way I can correct this to make another payment for February and this will make me due for March and my payment starting in May2009 will increase 200.00 because of the shortage.
I asked them why are my mortgage statements not reflecting the payment amounts they are saying it should be they said someone made an error. And there is nothing they can do about it. When I make my March payment it will go to February and then I will need to make another one for March at correct amount
I lost my loan for the short refinance I was approved for my credit is damaged it reflects one years of mortagae lates. My scores has dropped over 65 points. I have had credit cards cancelled and my insurance was given at a higher rate because of this. I did not get a job because of the credit. Now I might loose my home because I can not afford the current mortgage. I can not sleep at night. Please help me get this corrected I need Legal Advise
