For the 2nd time in the history of our mortgage with GMAC, they are trying to foreclose on our house. Inspite of the fact that we have repeatedly called their bogus number to talk to someone regarding this issue. Additionally, they returned one of our payments (checks) which I thought was against the law. I refuse to pay attorney fees for something they have caused. Our house isn't even worth what we paid for it any more.

We are at our wits end...we have done everything they asked...but no one will help us.

I am daily recieving a call asking me to to call back GMAC Mortgage by calling the number 1.800.850.4622. I have explained them by calling this number that I have never been a customer from GMAC or have any kind of debt/loans from any other company. The reps responses vary from sorry to hanging up on me to some stating that they will take my number out of system, but the calls never stop. This has been going on for 2 months now.

I have been hurt by GMAC and trying to straighten out my Mortgage problem and PENDING FORECLOSURE going on 3 years. In July 2004, Countrywide sold my Mortgage loan to GMAC. While this was taking place my Homeowners Insurance became due. As a result of this transaction by these companies, my Homeowners Insurance was never PAID. I was alerted of this problem in August 2004. When I found out, I contacted GMAC immediately to alert them of this problem. GMAC did not act, or respond to my calls of this pending insurance cancellation. I called them several times and got no where with this company. Ultimately, they blamed Countrywide and then they blamed me for the cancellation of my Homeowners Insurance.

They were notified in plenty of time to pay my Homeowners Insurance prior to cancellation. We continued to pay our monthly mortgage amount to GMAC, yet nothing was done. My Homeowners Insurance got cancelled. I didn't know it but when your Homeowners Insurance gets cancelled you are placed in a HIGH RISK GROUP for insurance. I needed to go to a specific company to get insurance for my home. Not all companies would insure my property for the same rate, same amount or same coverage for the same price I had before. I finally found a company to cover us at a Higher price we were not happy about but at least we felt we had some piece of mind.

GMAC never responded to my request for that coverage. To add insult to injury they then forced placed insurance on our home only covering the ONLY Mortgage Amount at 3 times the price that we had paid before. Now not only are we covered for only the mortgage amount and nothing else, GMAC is now raising our mortgage payments to the point where it was becoming unaffordable for us. While all this is going on we couldn't get one person to help us straighten this out. It was so frustrating to see our fixed mortgage amount increase every bill, we had no proper coverage for our home, GMAC now begins sending us letters of FORECLOSURE. This went on for months and months and months. We called the NJ Banking and Insurance Dept. who stepped in to help us. They felt that we have been harmed. GMAC raised our mortgage, we don't have the proper insurance coverage that would protect us and all we could get from them were INTENTION TO FORECLOSE LETTERS over and over.

NJ Banking was trying to help us but for many, many months got nowhere. We were now getting letters from their FORECLOSURE ATTORNEYS alerting us of the pending FORECLOSURE on our home. Finally, NJ Banking was able to put the FORECLOSURE ON HOLD in October 2006 after they sent back our mortgage payment. We began dealing with Loss Mitigation while the account was placed on hold. In February 2007, we heard from Loss Mitigation after we submitted document after document to straighten this out. They finally called us and wanted an absurd amount of money upfront from us that including all the added fees, late fees and charges etc. without explanation. Here we are March 2007, still with no proper insurance coverage, pending FORECLOSURE and many, many unanswered questions.

I closed escrow on the sale of my house on 3-01-07. GMAC Mortgage automatically applied a 16+ Thousand dollar pre-payment penalty to the pay-off amount on my mortgage. My mortgage did not have a pre-payment penalty. My escrow company, my originating mortgage broker and myself have now spent the last six days trying to get the money that was illegally misappropriated from my proceeds returned to me to no avail. It has now come to my attention that GMAC has engaged in the same practice on more than several other occasions according to my escrow company. This is tantamount to stealing, since GMAC has been aware of the problem for 6 days and has done nothing to rectify the situation. It has also come to my attention that not long ago, GMAC was also involved in a reverse mortgage scam, taking advantage of the elderly. Obviously, GMAC feels comfortable operating outside of the law.

Now I do not have the money to use to purchase another home until GMAC admits to their error and returns the money to me.

Homecomings Financial sold my mortgage to their parent company - GMAC MORTGAGE. I was not notified. They took the auto payment off my checking account. They sent a strange notice. I did not know who they were. I answered them with a certified letter...Who are you? Why are you demanding money from me...? They never answered my certified letter. 4 payments were missed and I got the summons for pre foreclosure. That is how I found out what was going on.

My wife and I have been trying to get the PMI dropped off our mortgage payment for 3 months. we have done all they asked including sending in a large payment to lower the balance in the amount they said would be required. We also sent them a BPO. (brokers price opinion) Our payment history has been perfect. Why do they keep gouging us? Peaple need to know that GMAC mortgage is not customer friendly and will take advantage of any they can. I have had 4 different mortgage in my life and this one has been the worst one to deal with, a better way to put it is the only one I have ever had a problem with. Not only that I told them I wanted my large payment back since they would not hold up their end of the deal and they refused.

I'm out about 70.00 a month still for insurance I dont need and interest on 9500.00 I paid to lower the balance that they said was was needed to have a 25/75 loan to value. Not to mention countless calls and priorty mailing.

Charged for lender placed insurance despite having homeowners hazard insurance with Liberty Mutual and providing GMAC with several copies of this insurance policy. I was told they received it and reimbursement via check was sent, but when I never received a check I was told they never received copy if insurance policy.

I have a mortgage account that was transferred from my original mortgage holder to GMAC mortgage, well it's been three months and I started noticing weird things on my account statement, first of all I saw that my payments were not applied correctly, I don't have a daily interest rate mortgage, my loan is fixed, however I saw money applied to principal instead of the monthly payment, one of my payments was not applied cause according to them it was short, and also I saw another charge extra, in the field of others, the charge was for 12.95.

I called and they told me it was a program called privacy guard from trilegiant corp, a charge I never authorized. later I found out that gmac mortgage uses customer service agents in the philipines and in Mexico, people who don't know anything about american law, and who mess up the accounts.

On March 31, 2006 I paid my loan in full. On April 3, 2006 GMAC without authorization took 223.46 out of my checking account. Normally I have a payment taken out on the 10th of each month, not the 3rd. I immediately contacted them on Apr 3 and spoke to Miguel. Miguel called my bank with me on the line and verified that the money had been taken. Miguel assured me that I would get a check by Friday April 7th. I did not receive a check so I called the evening of April 10th and spoke to JoAnn. JoAnn said the check was being mailed "today" - I knew she was lying since it was nighttime and the mail does not run at night. I next spoke to Chris who said that I would get my check after a 15 day waiting period. I said no, I need it now, this was NOT authorized. Chris said he would need to confirm with the bank and that he would call me back in the morning. That was this morning and he did not call. This is wrong, I need the money.

I have refinanced my loan 1 1/2 months ago. I used have biweekly payment with GMAC and I canceled automatic payments 2 months ago. But GMAC doesn't stop the automatic deduction from my checking account. They did it 3 times already. After my complaints they give my money back but in the mean time my checks got bounced due to insufficient funds. I don't know how to make them stop.
