GMAC took my mortgage payment out of my account 3 times this month. (June the 13th, the 16th and the 20th) I made my payment on the 1st of the month, but only made one payment. After the 2nd payment went through I spent almost an entire day on the phone attempting to get the problem resolved. They could not tell me why it happened. They kept insisting that I paid it (the 2nd payment) by phone, but I have never paid a payment by phone.

Ultimately, they agreed to put the money back into my account and said that it wouldn't happen again. Today it happened again. I now have 35 in my account. I have critical prescriptions that needed to be filled (and I told them this yesterday). Because of GMAC stealing my money, I can't pay for my medicine, and am now sick. This could cost me my life and they don't care. I told them that if I didn't have my medicine I would die, but apparently, my life is not important to GMAC.

I recieved my mortgage statement from GMAC and noticed they were charging me 20.00 for a payoff quote. Not a huge amount but never the less a charge that most people might not question. When I called on 06/16/2008 to question the charge I was told that I had authorized it. I told her why would I want to pay 20.00 for a payoff quote when I could easily obtain thru there automated system. Maria said she did not know but they had proof. I said OK if they had proof then I would want to see it in writing and they could fax it to me. She said she could not do that but it was in there policies and procedures manuel.

I asked Maria if it is in there policies and procedures manual, and I am getting charged for a payoff quote than as thier customer I should be made aware of such a charge or should have a copy of this manual so I will not to have these surprises when I recieve a bill. Maria told me she would do me this one time courtesy waiver but in the future I will be getting charged for a payoff quote.

I informed her again that I was their customer and was merely questioning a unauthorized charge that did not seem fair whether or not I had authorized such a charge and am not told about these charges up front and asked how many other GMAC Mortgage company customers are getting duped for charges similiar to this and how many bother to call and then hold indefinately.

I feel many other customers could be getting charged unfairly and should be investigated.

GMAC Mortgage company defaulted on my home owners insurance with my escrow account. After I was informed 1 year later...I tried to rectify the situation between GMAC and my previous Policy holder...Gmac was not responsive and this has gone on for two years. Now they instituted thier own Homeowners Ins.company at 10X the original policy they defaulted on. I refused to pay...and have since got my own home owner insurance policy...They now want to foreclose on my property...Help...My payments have been regular but they say I owe for home owners insurance I did not agree to

We were in foreclosure but paid the required monies to stop the foreclosure action. We had a forebearance agreement with GMAC for six months:9/2007 to 3/2008.The forebearance agreement stated that after the completion of the payments the loan would be re-evaluated.

Since the completion of the required payments we have been trying to get GMAC to do what was promised in forebearance agreement and to this date we have not been able to get any type of agreed settlement. We have called many many times and there is always an excuse to delay any resolution to this issue. The last call we made to GMAC on Friday May 23rd Byron Said he would sell the house for a lack of payments. I, personally think that this is illegal to purposely not return your phone calls and try to delay completion of your loan agreement.This should be considered fraudlent and some legal action should be taken against these type of business pactises.

It is very stressful not knowing what is going happen tomorrow,or what are you going to do if you have to move. Could you imagine what it feels like to live like this on a daily basis,knowing that you have made all the effort to comply with their requirements and they just shrug you off like you don't exist or have any value.

I recently bought my home in 2006 through Alliance Mortgage. I was given the impression that I made a great deal on purchasing my home. At that time, I had no idea that I can be victimized financially. I thought my lawyer, my appraisal, my loan officer and even the owner were truthful business people. I was able to pay until the month of May of 2007. Somehow, the bank GMAC Mortgage Inc accused of none payments. They send me to the Supreme Court for none payments to a foreclousure. They went to the extreme of contacting my tenants and harass them, until they left; Leading me unable to pay GMAC. According to their attorney the tenants have the right to know my legal issues.

I sought for legal advisement where I found out a lot about different loans. I though I didnt have to learn anything about real estate since I am assuming I am working with professionals. I found out the opposite. I was dealing with greediness and fraud. I call my recent attorney who refused to see me and asked me to stop calling. I noticed that something was wrong. It didnt make any sense for weeks. In the Supreme Court, I met another lawyer who eventually read my note differently and explained adjustable loan and that eventually it will turn into a balloon loan. My recent attorney advised me to call my formal lawyer and asked for copies of the note.

However, [he] refused to see me again. Instead, he screamed and told me asked banks (GMAC). To make matters worst, the mortgage increase from 2750 to 3100. This is money that I dont have. I explained this to GMAC that I am in need a Modification (putting the payment back into the mortgage). Until, I get new tenants. GMAC denied my request and accused me for not wanting to pay my mortgage. Once, I received my new tenants; I called GMAC again just to find out that they sold it to another bank who I hold my other mortgage (SAXON). Again, I explained my situation. However, they also refused to modify the loan stating that I am at default.

Eventually, my current attorney explained that I am a victim for predatory lending and that this is illegal. Meaning, you get the attorney, the appraisal, the loan officer and everything in one place for 5000, which encouraged me to buy a home; everything in one deal. The last thing one is thinking is a adjustable loan or balloon loan. Currently, they are under investigation until further notice. Currently, I am under the jurisdiction of the Supreme Court until further notice. Meanwhile, I am unable to pay 3100 monthly.

Currently, I owned more than 70,000 for none payments. To make things worst, the loan keeps going up in price until it reaches ballon loan. Meaning the entire balance. I am over stressed, depressed and helpless. I have an attorney, but he is not given much hope. Unless, the judge modifies the loan to a price that I can afford.

This past november I set up payments to catch up on some late house payments. Gmac set up a payment plan in which I was told to pay what I could of a house payment. So I paid 800.00 of an 1100.00 payment . scheduled to pay the remaining balance before the end of the month. I was told to have the money in my account because they would deduct the money from my checking account on that day.

Well they deducted the first payment like clock work. The second part of the payment did not come out like they said it would and it being a small amount I did not notice it right away. When it came to the deember payment i realized it was not taken out on the day that they set up for payments. So I called them to see if their was a problem.

THATS right I called them...Nobody called me. They told me it was too late the mortgage has crossed a bridge to foreclosure and that it was with the state right now. Yes they told me the state. IN foreclosure. Then I talked to as many that would listen and they all had excuses why it was my fault and not theirs and that there was nothing they could do about this....blah blah blah... Then I finally get a note from loss mitigations department...my loan was still very much with GMAC but now they wanted me to make more payments as they held all of my prior money paid that they did not apply to my loan. and they said they where trying to help me save my home.... when I asked if I could talk to a supervisor ..I was told NO.. They do not talk to customers and if I couldn't understand them I certainly would not understand the supervisor...

I finally had to trick GMAC by calling and pretending to not have a problem and asking who was in charge of this department. Someone from another department connected me to a supervisor..in which she said oh they could have put me on the phone.. John was wrong to tell you that...well because I was afraid not to do what they say because I do have some equity in my house and I do not want to lose it (which I am sure is why I am in this situation) I paid the payments asked...well now after paying the money owed from nov-may...they just sent me a settlement...I now have to pay an additional 7,000 plus to keep my loan. nice. DO NOT USE GMAC FOR ANYTHING EVER>>>

This cost me my credit. 7,000.00 dollars worry worry worry. anxiety has been awful...being a single mother of 2 with no outside support this has been a nightmare. I feel I have been legally bullied and robbed.

My 74 yr.old Dad purchaced two homes in 2005 while verry ill. These two homes are now in forclosure and he is losing everything. I believe that he was sold abusive mortgages and taken advantage of while sick.At the time of signing my dad has no memory of the transations. I have Dr. to back up his health issues due to Dimensia,congestive heart failure, emphizema ect. Please help me help my dad. Nobody deserves to be done like this at his age.Thankyou!

Back in 2005, I refinance with another loan company, and GMAC was paid off. Now Gmac still have me oweing them 25,000 which is affecting my credit report. I am trying to refinace my home with another lender, but when contacting Gmac customer service, three weeks ago they took all of my information and said they will faxs me the payoff. Nothing has arrive yet, when I call customer service back and request to speak with a manager or legal department, the customer service department states they are not allowed to contact management. I feel that this comapany GMAC is preventing me from refinacing and also by not clearing my credit account still saying I owe them 25,000 dollars is slandering my credit history. I hope that there is something that can be done. Thank You Marion Fleming

I cannot refinace my home with Navy Federal Credit Union, my credit remain damge by saying that I still owe them 25,000. My water heater and gas heater has stop working and I have a hard time trying to get a home equity loan due to the false outstanding debt still being reported by GMAC. They are still ruining my credit.

my mortgage was sold to them by wilmington finance. I recieved my mortgage june of 05. I called for a payoff quote, friday at 1pm. I was told that I had to wait for them to calculate my pre payment penalty. I informed them that it was for 24 months and it being almost june of 08 that the penalty did not apply. Thats when they became extremely rude stating thier computer says I have to pay the penalty and thats that. I explained I already complied with he ters our the loan and I am tired of paying intrest.

I have a copy of the original loan, can I fax it. they said no and they could only do it with the penalty included. I asked to speak with a supervisor and I was hung up on by 7 different people each time. finaly by 5 pm I decided that instead of pressing #2 for customer service, I would press #3 for refinancing for excisting customers. finaly it was an office in new jersey and not iowa. I explained to the guy what was going on and he said it didnt specify when my pre payment penalty expired on the computer. now it was starting to make sense at least I thought.

on monday I called the cust service # back, and finaly a lady found where it said, that the terms were fo 24 months. and would note in my file the problems I was having getting a payoff quote. she said she would enter my name in the computer for a fax to be released by the computer within 48 hours.

A few hours later I was able to call again and speak with someone about telling me what my payoff amount was and where to mail it. It was worse then pulling teeth without novacane. I have never witnessed such a thing where a company hires this many rude idiots. I will never ever work with them again. every time I asked to speak with a supervisor they hung up on me. thats no way to get return customers, I wouldnt refer anyone to them.

I sent in my appraisal to get rid of the PMI. They signed for it six weeks ago, but it does not show in their Customer Care file that it has been received. They transfered me to the PMI department which through a recording tells me they are unable to respond and to mail a letter. Right--like they are going to answer it when they are not even acknowledging receivng my second appraisal after the first one was immediately sent back as the wrong form. What can I do? I don't live in Iowa, so I can't go down there. They black ball the customers, allowing no contact by fax, phone or email to that department; and customer care can't answer any questions. They are getting away with stealing my unnecessary PMI insurance, and unless I can hire a very expensive lawyer so I can sue them I'm, out of luck.

Look at how they treat people! Why is nothing being done? Look at all the complaints and how horrible people are treated! Can't we get together and slap some fines so huge they will go out of business and prosecute them for breaking FTC laws? Look it up--they are required to provide a contact; they provide a phone number but no contact in the actual PMI department. I would refinance, but I got in with a 5.5% fixed rate so I'm trapped for now.

Four years of maddening frustration and stress. Continual PMI charges that I can't stop. No one to help at the company. It's robbery plain and simple, another big cash-cow, ripoff of customers. I won't ever use this company again and will recommend others not to use them.

I had my home foreclosed on by GMAC mortgage. I was forced out of my home and NO NOTICE was given prior to the sheriff sale. I filed bankruptcy in 2002 (5 year payoff) and they claimed we owed 5 years of payments. Their attorneys, Pluese, Becker & Szaferman, allowed after many months of begging them to stop and give me records that I needed to have a sheriff sale. In addition, I had over 95,000 in legal bills on top of what I owed. The bankruptcy attorney I used is debarred, therefore I could not get records.

In addition, I would call GMAC mortgage and NO ONE could help me. In desperation I called and this girl told me, too bad, we are selling your home. I lost my life savings, investments and more because they claim they were NOT paid but to this day I still cannot get a print out of my account almost 7 months after they sold my home valued at 479,000 for 310,000. They now they sent me a 1099 showing I had a PROFIT of 300,000 for IRS purposes -- news to me -- I got nothing! GMAC refused to work out a plan for me and I was a customer for over 10 years!
